cobuild was great. It was really good to meet up with so many readers (and advertisers) in such a positive atmosphere – I’ve put a selection of comments from exhibitors in our Ecobuild Review.The mood was very upbeat, with a lot of optimism for the coming year.

And Glenigan, the market analysis experts, forecast a gradual recovery over the course of 2010 as private sector confidence grows. But they consider that government spending cuts will remain a drag, and that limited mortgage availability is expected to restrict the pace of recovery in new house sales. New non-residential projects continue to be particularly weak due to low confidence in the private commercial and industrial sectors.What do you see in your sector? Let us know! So what do we have in this month’s issue? In Design & Desire architect David Long explains how to mix the old with the new, building ‘Chestnut’ in a road of traditional Edwardian and Victorian architecture. ‘Aqua’, showcased in Architectural Focus, really caught my eye! We don’t usually feature projects from outside of the UK, but when I saw this Chicago sky-scraper I had to show it to everyone! The UK feed-in tariff comes into effect in April 2010, meaning that homes or businesses will be paid for each unit of electricity they generate. It’ll be interesting to see how this affects the uptake of sustainable energy production products, there’s a great range to choose from.This month’s Greenhouse shows that energy efficient design is not limited to new build; retrofitting is an ideal example of reusing the existing building fabric and structure, and communities are not broken up as in the case of mass housing demolition. Architect Mark Elton shows us how it’s done in their joint Retrofit & Replicate project, with Hyde Housing. Hope you enjoy, Regards,

yde Housing Association have strong policies on sustainability.With responsibility for over 40,000 dwellings mainly around the south and south-east of England, they are also very interested in the potential of low-carbon refurbishment. ECD Architects, with their track record in exemplar refurbishment in the residential sector, approached Hyde late in 2007 with a proposal to undertake an exemplar retrofit project.“We had collectively set ourselves a target of an 80% reduction in modelled CO2 emissions so when the existing building registered a SAP of 60 we knew we had a challenge on our hands,” said Mark Elton,“The main challenge was meeting the launch week deadline given the continual discoveries such as the lintels.Airtightness is important when attempting to meet high energy efficiency standards and we learnt how difficult this can be in a retrofit situation. We achieved an n50 result of around 5 which is twice as good as current Building Regulations but still nowhere near good enough to allow the full efficiency of the ventilation system benefits.”

In January 2008 they identified a suitable void property - a 3-bedroom mid-terrace house in Mottingham, south-east London, typical of their stock.The Retrofit and Replicate project at 225 Court Farm Road, Mottingham, South London, aimed to reduce CO2 emissions by 80%. “Clearly there is a lot more difficulty in retrofitting, from the awkwardness of insulating suspended floors or existing eaves junctions to the basics of providing storage and welfare facilities for the labour force on a small building site,” said Elton. “With any refurbishment, there are always surprises and ‘Retrofit & Replicate’ was no exception, for example, when the existing windows were removed it was discovered that there were no lintels holding up the outer brick leaf – this had previously been down to the original steel frames which had long since been removed! Another unusual problem was that the building was so well insulated that the plaster finishes took twice as long to dry as the cool night air remained trapped in the building. Retrofitting heat recovery ventilation is particularly difficult where headroom is tight and I think we learnt as much about

how not to do it as we did how to do it correctly . . .” A significant challenge Thought to have been originally constructed in the late 1930’s as part of a large estate development, the external walls are of cavity wall facing brick construction and the original dwelling included suspended timber floors and pitched tiled roofs but no bathroom! Later improvements saw the inclusion of a first floor shower room, the replacement of open fires with a central heating system of gas combination boiler with radiators and the addition of a single-storey rear extension comprising a third bedroom and ensuite bathroom. Fabric improvements over time have seen the addition of double glazing (though of poor quality) and 100mm loft insulation to the pitched roof, though the flat roofed extension included only 25mm mineral wool insulation. A solid concrete floor replaced the timber in the kitchen and the strip out works found that the original water supply was via lead piping and an asbestos tank, with no stopcock found on the premises.

Initial design proposals investigated the potential for a loft conversion at the property but this was eventually ruled out due to a lack of headroom.There is an imperative to enlarge the first floor shower room, and further space is required for hot water storage and electrical equipment (inverters, dataloggers etc). SAP assessments were carried out by ECD Project Services for the property, which was found to have a rating of 60, well above the national average of 48 and therefore presenting a significant challenge to achieve the 80% reductions. In March 2008, ECD assigned Heathrow Commissioning to undertake a ‘before’ airtightness test. The purpose of this test was to provide a ‘base case’ with which to compare the completed scheme and to highlight existing leakage points that need mitigation.The results were surprising; 9.16 m³/hr/m² @ 50 pascals, which is better than current building regulation requirements.The windows were the source of the worst infiltration with poor seals leaking air badly, followed by incoming services penetrations and the loft access hatch.

The BRE Green Guide is now practically mandatory for all our jobs where the Code or BREEAM targets need to be met but even prior to this, it is our practice philosophy to seek out materials that have the lowest impact on the environment. As yet there are no targets or benchmarks for retrofit projects that cover materials, although that will change when the new BREEAM for Domestic Refurbishment is launched later this year.” In addition to carrying out the comprehensive eco-refurbishment, Hyde

will provide the incoming tenants with an understanding of how to best maximise energy savings and to optimise use of the property. Comprehensive monitoring of the property’s performance whilst in occupation, gives a thorough understanding of what technologies best work in terms of CO2 savings, energy efficiency and cost effectiveness.Working with Parity Projects, thermocouples are being installed across all wall and roof constructions.These temperature readings will be recorded and uploaded directly to a datalogger, together with ongoing electricity, gas and water usage. Furthermore, a heat meter linked to the output of the Vaillant ecoMAX condensing boiler will provide details of the actual energy used for space heating and supplementary hot water at the property. Maximise energy savings According to PHPP software, specific primary energy use (heating, DHW + auxilliary electricity) at the existing property is estimated to have been 414 kWh/m²/yr with CO2 emissions rated at 100kg/m²/yr and space heating demand rated at 223kWh/m²/yr. “The sustainability and energy efficiency targets were everything in this project,” claimed Elton. “Given its pilot nature, we were inviting

‘What’s it like to live in?’ Uploading this information to a PC-based software package will allow continuous remote monitoring and analysis of the property’s energy use and emissions. In addition to the quantitative data PPCR will undertake post-occupancy interviews conducted throughout the monitoring period to assess resident reactions to the eco measures employed and their impact on comfort and satisfaction.The refurbishment can greatly reduce carbon dioxide emissions, but another crucial question is: ‘What’s it like to live in?’ PPCR will conduct a complimentary exercise with a family living in a nearby similar but nonrefurbished property as a comparator. They will discuss general aspects through a questionnaire type agenda with each household member able to contribute, for example: Does living here seem any different to another home of this type? Does the ‘ecohome’ present any requirements for lifestyle changes? Are there any aspects of the measures that are difficult to use/understand? Are there any measures you would like to change? Why? Do you think it would work for all tenants/families? What are the benefits of living in an eco-home?

Tackling fuel poverty This project can therefore make a major contribution to the growing problem of tackling fuel poverty. At the end of the project a cost benefit analysis will be produced for each of the eco measures adopted.This information will be disseminated publicly and will specifically inform Hyde’s future stock investment and refurbishment plans. It’s certainly an achievement to be proud of. “The project really caught an early wave of enthusiasm for low carbon retrofit and has given everyone involved a great deal of experience in this area,” said Elton, “we managed a number of interesting design solutions such as the gravity-fed rainwater harvesting system installed by Russell Smith of Parity Projects, the dual-facing solar thermal collectors and a 100% LED

Across all aspects of life, sustainability is the cry – and no less so than in the ďŹ eld of construction. Stewart Dalgarno, Director of Product Development with the Stewart Milne Group, tells FC&A that sustainability is less of a buzzword and more of a collaboration.

T

here are a plethora of different initiatives in both housebuilding and commercial developments with this in mind:The Code for Sustainable Homes in England; legislation under consultation in Scotland and Wales; BREEAM environmental standards for commercial building; and the forthcoming launch of the Carbon Reduction Commitment for businesses in April. The most advanced of these is undoubtedly the Code for Sustainable Homes which it is to be hoped will result in a common UK standard if elements of it are taken on board by Scotland. But, are zero carbon homes achievable? How cost-effective is it going to be to come up with mass market solutions? And, more fundamentally, is the market even ready for them? In working to achieve the Code for Sustainable Homes in England and Wales, which calls for Level Six zero carbon homes by 2016, house builders are taking research and development seriously. Much of this work is informing the progress towards meeting Government targets and fuelling debate about what is needed to be successful. ‘greening the grid’ The housebuilding industry has been saying that there is a need to concentrate on energy provision and existing housing stock as well as new build. And Government is listening. Not only have we seen several tweaks to legislation already, feedback from

the sector has informed thinking beyond the Code itself. We are seeing policy changes that affect the bigger picture with initiatives such as upgrading energy efficiency of existing housing stock through more effective boilers and insulation, and ‘greening the grid’ by providing smart meters and encouraging large-scale windfarms. The challenge now is to work together as an industry to determine whether Code 6 – zero carbon – is practical and cost-effective, or whether Code 4 – 44 per cent reduction in carbon – is a more realistic target to achieve mass market production of homes that consumers will want to buy and to live in. Even achieving level four is quite a step change for the sector and consumers alike and the market will ultimately be driven by affordability. However, it is clear that demand is emerging, so the market is there. The imperative is to build higher performing products for less cost and innovation comes at a price.Thankfully, for an industry that is historically driven by contracts and which is highly competitive, and never more so than in times of recession, there is a willingness to collaborate. Government funding is starting to be made available to allow R&D projects to be brought forward and a more unified approach can be taken. ‘fit and forget’ Through our own work on our Sigma prototype home at the BRE in Watford, we concluded that aiming for low energy before zero carbon is by far the most

realistic way forward. As well as building the home, we embarked on a research project with a family living in the house in four seasonal tranches. The results convinced us that if we are to deliver a product that is affordable, easy to use, and which offers a quick payback in energy savings, then total decarbonisation probably needs to come at a later stage. In our opinion, achieving levels five and six is neither commercially achievable nor technically robust in the short term.

The Carbon Reduction Commitment will rob Peter to pay Paul and require high energy businesses to take their own steps to reduce their carbon footprint. Our answer is to aim for a solution that achieves carbon reduction but keeps things as simple as possible for the end user. Addon micro-renewables can be expensive, with potential issues around consumer use, longevity, repairs and maintenance. Therefore we believe there is a need to look at the fabric first, with ‘fit and forget’ products with energy efficient measures built in. As a result we have developed our Sigma II

There is much debate around ‘embodied carbon’ and whether the Code for Sustainable Homes might be regarded as a cosmetic solution in terms of increasing efficiency for end users while ignoring the carbon implications of the materials used and the build process. Issues of cost remain and in many ways it is easier for the public sector than the private sector to take a whole life-cycle approach to new developments.

However, private housebuilders are proving that they are willing to pioneer and push ahead with innovative projects which must be encouraged. Only by true collaboration, pooling of knowledge and supply chains, developing trust and working with Government – all of which is already underway - will we achieve the muchneeded step change that is needed for real sustainability.

It has been a tough few years for construction in the UK, harder hit than most industries by the recession. Mark Farrar, Chief Executive of Sector Skills Council, ConstructionSkills, shares his view of the coming months with FC&A.

T

he latest Construction Skills Network (CSN) figures show that construction output has contracted by 13% in 2009 with employment dropping by 375,000 workers between 2008 and 2010.There is expected to be a further contraction of 1% in 2010 before the recovery begins in 2011. The forecast recovery is likely to be long and slow with a UK average output

growth of 1.7% between 2010 and 2014. This situation remains fragile and we are concerned that a fall off in public investment while the private sector has not yet recovered will deliver a deeper, more prolonged period of recession for the industry. Construction supports some 8% of GDP and provides employment for large numbers of graduates and apprentices, so

stability in levels of long term investment plays a critical part in protecting employment and skills. As the public sector currently accounts for 30% (excluding PFI) of the industry’s business, the CSN forecasts reinforce the need for better planning and long term stability for public sector investment in construction. Voice of the Industry maintained far beyond the general election until the private sector fully recovers, particularly in labour intensive fields such as repair and maintenance, if we are to avoid further skills shortages. There is evidence that many businesses that have prospered have had to adapt and go after new work including public sector contracts. One example is Smiths SD, a Runcorn based building maintenance firm, that has remained busy during the downturn by taking advantage of an increased demand for refurbished social housing. Smiths SD expects 2010 to be just as busy. Our evidence suggests that the industry has tried hard to retain skilled workers where possible and engage in training to improve current skills. However, in a recession, falls in unemployment tend to lag falls in output as employers try to hold on to experienced and skilled staff for as long as is practicable so a recovery in output does not immediately see a rise in employment and job losses are unlikely to bottom out until 2011.The worst may be over for construction as a whole, but job losses will continue throughout the industry for some time yet. The domino effect There are also lags across different sectors

within construction. For example, the effects of the recession happen far sooner for groundworkers and builders than for those that fit out the buildings they construct. One case in point is Hadley’s Shopfitters, based in Portsmouth and employing 120 people. Managing Director, Richard Easton, a former joiner apprentice at the firm told ConstructionSkills that work only started to slow down in October last year but since then work has started to drop off as the domino effect of buildings simply not being built reaches them. During the 1990’s recession training budgets were significantly reduced and many young apprentices were laid off. Last year saw a similar trend, with many workers – young and old – at risk of displacement; ConstructionSkills has had to react quickly to develop measures that support and incentivise employers to remain committed to skills and training. We need to maintain the flow of apprentices For example, we have successfully reemployed more than 1,000 young people through our Apprenticeship Matching Service (AMS) since September 2008. The scheme was developed in partnership with the Government to match displaced apprentices with new employers so that they are able to complete their training. Companies which can provide suitable apprenticeship employment to a displaced apprentice are eligible to apply for financial support of up to £1,000. Although the CSN points to continuing job losses, the industry cannot afford to be complacent about investment in skills.The need to reduce carbon in new and existing buildings will create the demand for new skills for both new entrants and the existing workforce.There are also a large number of workers who are set to leave the industry in the next 10 years through retirement. Therefore we need to maintain the flow of apprentices and graduates into the industry and retain as many existing skilled workers as possible and concentrate on upgrading their skills.

last year by the Department for Business, Innovation and Skills, has called for skills funding to be focused on high-value sectors that will drive economic growth, including engineering construction and low carbon. More than 35,000 advanced apprenticeships will be created over the next two years and more emphasis will be placed upon employers’ needs to help drive and shape training provisions, with the goal of creating a ‘demand-led’ training structure. Equipping the UK with a well trained, productive construction workforce has never been more important as the skills lost to the industry during this recession must be replaced. For that to take place we need to have a very clear understanding of the UK skills picture, including future skills needs, so that effective planning and investment can take place. Our long term forecast indicates a return to growth, and to maintain this momentum, investing in training for your workforce, will not only help the industry to thrive on skills, but will benefit business as well.

Steico Launches Lime Render System at Ecobuild A new high performance insulated wall construction system, using lime based render applied directly to natural wood fibre insulation panels, was launched by Steico Limited at Ecobuild. Steicoprotect (BBA applied for) is targeted at the growing timber frame and refurbishment markets and is part of the company’s focus on healthy insulation of the building fabric and regulating the internal climate. Prototypes power down Glasgow Housing Association’s ambitious plans for an energyefficient home which costs just £100 a year for heating and hot water have taken a step forward!

HA has teamed up with architects PRP and City Building to build four prototype houses which feature high standards of insulation, coupled with low energy running costs and simple technology. And with the target of heating and hot water bills coming to just £100 a year – or £2 a week – the home will tackle fuel poverty head-on and play a key role in reducing impact on the environment. A typical three-bedroom home would usually cost around £1100 per year to heat. The four three-bedroom, semi-detached houses – which have become known as ‘The Glasgow House’ – are currently under construction at City Building’s Skills Academy in Laurieston, Glasgow.They will be completed in May. Once the houses are fully tested, it is planned that more will be built for GHA tenants. Jim Sneddon, GHA’s Executive Director of Regeneration, said, “The Glasgow House is no longer just an idea – it is now a development with a real future. This simple, cost-effective design for an energy-efficient home will help families enjoy a better quality of life.The prototype homes are also being built using locally-

trained workers and apprentices. GHA already provides some of the lowest cost social housing in Glasgow and now we want to provide the best and greenest housing which benefits our tenants and the environment. Fuel poverty is an issue which affects many of our tenants and is one which could escalate, unless alternatives are found.Similar in appearance and performance, the two blocks of semidetached homes are built in alternative forms of wall construction. House Type one has a thin bed insulating hollow clay block construction with external wall insulation and render finish.” House Type two comprises a highlyinsulated, locally-sourced timber frame with pre-manufactured floor and roof cassettes, with external walls in facing brick. Brain Drain? Designers of a new extension to Banbury School in Oxfordshire chose monocast drainage systems to create an external environment that is in harmony with the building’s ecological ambitions. FC&A take a look.

he two ACO systems used, KerbDrain and ParkDrain, which are both manufactured from Vienite - a breakthrough recycled material - form a drainage network that quickly removes surface water from new areas of

hardstanding to a series of soakaways that recharge local groundwater and reduce flood risk by ensuring there is no additional load on the existing main sewers. The new £6million extension, which is known as the Stanbridge Building, is one of Oxfordshire County Council’s largest publicly funded projects. It comprises 27 state-ofthe-art classrooms set across two wings linked by a glazed circular hub. Designed to maximise energy efficiency and minimise CO2 emissions, the architects, Mouchel, have used the external envelope of the building to introduce new pathways and open piazzas that help integrate the structure within the layout of existing school buildings. Reducing mains discharge “Along with the new open areas between the buildings, we increased the size of the adjacent car park – an area that had been prone to surface water ponding during the winter. To ensure we minimised the environmental impact of these changes, we looked for a sustainable drainage solution that would protect the existing mains drains,” says David Johnson,

Monocast drains help create new eco-school environment

Project Architect at Mouchel. “Replacing the point gullies in the car park with a channel system gave us the performance we needed. Using a monocast design, where there are no separate gratings, gave additional security benefits that suited the school environment. Linking these to a series of four soakaways at the perimeter of the car park completed the SUDS network. In operation, because we have brought the existing car parking areas into the new catchment, we have now succeeded in reducing total mains discharge volumes from the site.” Environmental credentials For the car park, Mouchel selected the ParkDrain system. Rated Load Class C250, three inter-linked runs have been installed. The system was also used to drain the visually sensitive paved area surrounding the glazed entrance hub. Along the curved kerb line of the refurbished car park access road and a new service road to the Stanbridge Building, the combined kerb/channel system, KerbDrain, has been used. This system, which has an identical profile to an HB2 kerbstone and carries a Load Class D400 rating, minimises in-carriageway groundwork and installation time. Vienite, the material from which both ParkDrain and KerbDrain are manufactured, uses locally-sourced recycled materials and can itself be fully recycled. “Being able to specify a recycled material with a low-carbon footprint reinforces the environmental credentials of the project,” concludes David Johnson. www.aco.co.uk

In the Bleak Midwinter Nu-Heat Monitors Heat Pump Performance The freezing temperatures earlier this year made great demands on heating systems in general, but also gave the opportunity to monitor the performance of renewables alternative heat pumps. Nu-Heat kept tabs on how two installations performed in the extreme temperatures.

H

eat pumps are said to work efficiently to temperatures as low as – 15°C for air source and – 20°C for ground source.With temperatures dropping even below that in parts of the country, this was a good opportunity to monitor performance. Heat pump background The top 15m of the Earth’s surface maintains an average year-round temperature of 12ºC. Ground source heat pumps (GSHP) use this heat source to supply the energy required to heat domestic water and a low temperature system such as underfloor heating. Air source heat pumps (ASHP) work in a similar way, except they extract available warmth from passing air rather than from the ground. In theory they should be able to extract useful energy from the outside air down to temperatures as low as – 15°C.The storage cylinder provides both domestic hot water and a boost of heating energy in the coldest weather. Performance One Nu-Heat air source heat pump was installed in 2009 at a property near to Bodmin Moor in Cornwall.The location is extremely exposed and temperatures in January reached – 10°C. Nu-Heat’s design for the property was a weather compensated heat pump and underfloor heating system using an inverter driven high efficiency external air source heat pump running on an Economy 7 tariff (4.8p/kWh).The performance results endorse the design specification. Nu-Heat believes that all indications point to the fact that well-designed heat pump systems installed in well-insulated properties are more than capable of performing efficiently in the British winter. Home grown

David Long Architects is a dynamic architectural practice, with a growing collection of work ranging from high-end residential projects, to low carbon commercial refurbishments and large scale urban developments. David Long describes their latest work ‘Chestnut’ to FC&A.

‘C

hestnut’ is a five level 200m² family home, built on a former dilapidated and overgrown small garage site.The house is timber framed above a concrete basement construction. The upper levels of the house are wrapped in horizontal timber cladding, whilst the garden levels are finished with stack bonded brick and timber framed glazing systems.The house is arranged as a series of interlocking half levels accessed from the alternating landings of the centrally placed oak and glass stair.

Daylight floods the centre of the house through the glazed roof and walls of the stair enclosure, penetrating down to the basement cinema room. The open plan around the stair at the centre of the house allows free movement and interaction between the entrance and sitting room at garden level, and the kitchen dining area at lower courtyard level.

To maximize the use of the small site, the building extends to the boundary walls on all four sides. Four different external garden areas are therefore formed in the voids.The garden level sitting room is separated by sliding glass walls from the front and rear gardens on either side.The lower courtyard is similarly separated from the adjacent kitchen dining room. away to allow the extension of the internal living accommodation into the external garden areas.Throughout the building the close relationship between inside and outside spaces is carefully maintained and emphasized.The enclosing full height boundary walls in local stock brick provide full privacy whilst not preventing access for sunlight throughout the day. The timber cladding is locally sourced Sweet Chestnut that will weather naturally, and provide up to 50 years of service without treatment. Shutters, incorporated within the timber cladding, can close off the building completely to provide privacy and solar shading. David Long explains further the design decisions and sustainability issues faced on ‘Chestnut’. How did you make the choices affecting sustainability/energy efficiency? “The choices were made based on practicality, as well as a simple underlying commitment in our practice to commonsense sustainable construction.The use

of a timber superstructure and cladding envelope was a simple choice to use a renewable, low embodied energy, and locally produced material.The choice of the air source Heat Pump ads the primary means of heating was made on grounds of practicality.We wanted a renewable energy source but the restricted nature of the site made using Photovoltaic panels or wind generation impractical. Solar collectors on their own would not have provided adequate or appropriate energy for heating and hot water, and a ground source heat pump was also precluded on grounds of simple practicality.The ASHP

was therefore the logical choice in that it amply copes with the demand for both heating and hot water, takes little room, and is reliable in service.” Why were external finishes chosen? “The external finishes were chosen because they responded to the style of architecture we were using, and emphasized, in a non-aggressive manner, the different nature of the new building to the traditional terraced housing between

Traditional Edwardian and Victorian architecture expressed the aspirations and construction techniques of a particular period, and the building we have produced here we believe simply does the same thing for today’s world.” Were there any difficulties in meeting the clients brief? “No, the clients brief was to provide a practical family home with at least three bedrooms, private gardens and off street parking, for rental purposes. Meeting the brief was perhaps the easiest of the challenges we faced.” Did you encounter any difficulties in preparing the land? “The site originally accommodated five run-down prefabricated concrete garages.They were all single storey and full of rubbish, but did not represent an enormous problem to remove. An asbestos survey was carried out before work on demolition started so we knew this would not be a problem.The presence of an old concrete forecourt had also prevented there being any contamination

of the soil beneath from motor oil. The biggest problem we therefore encountered was the collapsing of the brick boundary walls with the neighbours as the undergrowth and rubbish were removed.This we had foreseen however, and now the neighbours all have nice new stock brick walls which will last for many years to come.” What aspects are you are particularly pleased with? “We are very pleased with the way that this four bedroom house fits into the site, with two separate walled courtyard gardens, yet looks relatively small from the outside.The interlocking open plan spaces on five separate levels rotate around the central stair, which allows daylight and sunlight to flood into the centre of the house, and makes it feel incredibly spacious on the inside despite being contained within a tightly walled 15m x 15m walled site.We also love the views in three different directions from the upper levels across the back gardens of all the neighbouring houses – you could almost imagine being in the country – and the fact that at night you can close all the shutters and really be cut-off from the outside world in a very secluded and private environment.”

qua’s fascinating shape allows its appearance to change dramatically depending on the perspective. Cited as a brilliant technical achievement for the precision of its construction, it was also lauded as an application of green design innovations to an extremely large building project. Situated in a large lakeside development, Aqua intersperses undulating balconies with flat glassy planes to create a wavy facade in keeping with its nautical theme. Because each balcony’s perimeter varies slightly from the one below, the contractors, James McHugh Construction Co., employed a flexible mould in coordination with GPS.The effect has been compared to a rippled curtain, but according to its architect Jeanne Gang of Studio Gang Architects, was inspired by the striated limestone formations common to the Great Lakes region.

The firm of Magnusson Klemencic Associates served as Aqua’s structural engineers. Because Chicago has really difficult soil, caissons that support high rise structures go down over 100 feet! This high profile high rise is certainly a project to be proud of. “It’s a building type that has many constraints, including cost, and we were able to design a very exciting structure in an urban setting that met all the criteria,” concluded Gang.

Aqua is the third tallest building in the world designed by a woman - surpassed only by the two Emirates Towers in Dubai - and is currently the 40th tallest building in the United States, measuring 249.7m from its main entrance on Upper Columbus Drive. “Tall buildings are all about the speed of construction,” said Gang, “the greatest challenge I faced was designing a way to fabricate 82 different floor plates without adding time.” The developer Magellan Development Group LLC has applied for LEED certification for Aqua (LEED being the US equivalent of BREEAM). “The team prioritized specific response to solar orientation utilizing six different types of glass,” explained Gang, “and kept a running total of LEED credits, choosing sustainable features that supported the design and were within budget.” The building’s numerous green qualities include posttensioning to minimize concrete volume; large slab overhangs on the facade areas which receive the most sunlight in the summer; low-e coated insulated glass in all windows; frit patterned glass at the railings

Thrown a curved ball When a housebuilder builds his own home, you can be sure the materials are chosen with great care! Barry Fingleton tells FC&A why he chose insulated concrete forms.

The house at Cullenagh is outstripping even the most ambitious of green standards

C

urved walls are usually every builder’s nightmare. But for specialist house builder Barry Fingleton, not only were they a must-have when it came to designing his own 3,250sqft home in County Laois, in Ireland, he knew that by using insulated concrete forms, it would also be a piece of cake. Barry has been working with insulated concrete form manufacturer NUDURA’s products for years and so knows only too well the flexibility they provide to turn ambitious architectural plans into one-off homes that people love to live in.When it came to designing and building his own

home – it was the obvious material to use. Built in a semi-circle, the main living space is located along the convex wall to provide panoramic views of Barry’s 18-acre plot and the countryside beyond. “The landscape was an important part of the design as it’s something I’m very passionate about,” said Barry, who holds a degree in agricultural science, and who farms much of his land. High standards The grounds incorporate a large cedarclad garage and workshop, a potting shed, and a stable block, which were all constructed using insulated concrete

forms. But the materials go further than just creating the right-shaped house for Barry. Barry’s high standards required that the house would outperform others in terms of energy usage. And it does. The thermal properties of Nudura’s insulated concrete forms and the other materials used in construction means that the house, in the town of Cullenagh, is 86% more energy efficient than the average modern house and 78% more efficient than the latest building regulations require. In fact, the house is also outstripping even the most ambitious of green standards. The Zero Carbon Hub, a quango set up

to guide housebuilders towards greener building standards, calls for the maximum heating demand for a detached home to be 46 kwh/m2/ per year. Outperforming targets The total energy usage at the Cullenagh house is outperforming that target by 15%. The house is heated with a heat recovery ventilation system, has solar panels on the roof is equipped with low-energy LED and CFL lighting throughout and has been roofed with cedar shingle and slate mulch. ICFs are gathering solid momentum in terms of market share.The switch from other methods of construction makes perfect sense because U-values for the new ICF units are as low as 0.16, 0.13 and even 0.10, bringing increased efficiency to both commercial and residential construction. NUDURA Technology has developed the largest ICF forms available which make building measurably easier and faster.There is virtually no waste thanks to a 4 way reversible system less waste and a reduced amount of seams compared to other ICFs. NUDURA’s patented hinged web reduces assembly time, increases transport capacity by up to 40% and reduces storage space on site. NUDURA is fully approved for the UK and carries an ETA (European Technical Approval) through the BBA.

Blowing the whistle on bribery

T

he Organisation for Economic Co-operation and Development has been trying to raise international standards of corporate behaviour. Despite signing the OECD Convention against the Bribery of Foreign Public Officials in 1997 the UK has been criticised for not complying with its convention obligations; the new law will remedy that. UK businesses operating overseas will have to think again about not refusing to accede to demands by foreign public officials for bribes to obtain or retain business. The new law (designed to emulate America’s Foreign Corrupt Practices Act) will apply to the domestic scene as much as to overseas markets, and it applies as much in the private sector as it does in the public sector. Simply defined offences of giving and receiving bribes will make prosecution easier and the likelihood of conviction greater. However, it is not just the individuals who pay and take bribes who are exposed. Although the bill does not seek to introduce corporate criminal liability for bribery it does introduce a new offence by a corporate body if it fails to prevent bribery. A company won’t be prosecuted if rogue elements within the ranks act corruptly, but only if adequate procedures are in place. What are “adequate procedures”? A number of sectors exposed to corrupt practice have begun to produce unofficial codes. It is expected that this practice will proliferate across other sectors. Official guidelines are also promised. Organisations

will be expected to follow the unofficial and official guidance. Severe penalties Companies are being advised to adopt a “top down” approach to the problem, and in line with its size and resources to audit payment approval systems and controls, revisit anti-corruption policies and train and monitor staff in their application of the law. A higher standard of behaviour is expected, particularly in relation to overseas transactions. Payments to third party agents have always been considered a risk area.These payments should be fully documented and suspect payments questioned. Although the new law is not designed to criminalise behaviour that was not previously criminal, the risk of being caught will increase and the penalties will be severe. Adopting the US approach, corporations with bribery issues are expected to turn themselves in to the prosecuting authorities.The serious fraud office deals with large scale bribery and corruption (in excess of £1m) with the Crown Prosecution Service dealing with smaller cases. The overseas anti-corruption unit of the City of London Police has special responsibility for international cases. Failure to self-report is likely to result in heavier penalties. Self-reporting is intended to replicate the US system of plea-bargaining and introduce leniency for admission. Unlimited fines With 10 years’ imprisonment for individuals, unlimited fines, and the Proceeds of Crime legislation in place

to forfeit profits derived from contracts procured by corruption, companies embroiled in suspected corruption at home and particularly overseas can expect to be hit hard. The examples in the press so far (Balfour Beatty, Mabey and Johnson and BAE Systems) demonstrate the significant costs even where leniency is granted.The legal and professional fees for investigating bribery allegations, self-reporting and negotiating cannot be overestimated. Some organisations may be tempted to keep their heads down, but with the ever increasing co-operation amongst international agencies, the prospects of corrupt behaviour being whistle-blown to the attention of the authorities are significant. Corporates must conduct a risk assessment across all divisions and the Board should take steps to change business culture.The government has already made it clear that it expects companies to be taking legal advice on the implications of the new law. Best practice suggests that the company’s lawyers need to collaborate with the company’s auditors to design systems and implement training. For those subject to the public procurement regulations, the risks could not be higher: conviction for a bribery offence under the present regime results in automatic and permanent debarment for tendering for public contracts. Getting the corporation approach wrong could literally cost an organisation its business. The stakes are high, the risks are greater and organisational standards must accordingly rise. Boards who react seriously and responsibly and who get full and proper advice will be doing the right thing.

A Ford Focus, I had to give up my sports cars when I started driving 90 miles to work each day. And what would you like to drive? I would love to have a go at driving a tractor, as I have a small holding so it is about time I learnt! Whilst I love sailing I would not be safe flying a plane or riding a bike. I once rode pillion on my husband’s bike (approximately 17 years ago) and wouldn’t contemplate doing it ever again!!! What was your first job in the industry? I was a Management Trainee in the Property Services Agency. It was the government’s landlord and maintenance,

refurbishment, furniture, and utilities provider; an enormous organisation with experts in all fields. Margaret Thatcher decided it was not the business of government to provide such services and outsourced 99% of it, the whole facilities Management industry was practically created at that point, and my career kicked off. And who do you work for now? I am Partnering Director for the North East at Morrison, a leading provider of repairs and maintenance services to the social housing sector. Morrison looks after over 400,000 social houses across the UK on behalf of its clients which include Local

In my role I am responsible for managing the business in the North East, both in terms of securing new contracts and delivering maintenance and refurbishment to approximately 28,000 homes in the Gateshead and East Durham areas, with a workforce of over 500 multi-trade operatives. Did you need any specific qualification or experience for this position? Not really but I think experience of working in the public sector helps and a commitment to maintaining good

working relationships. Most people have memberships of professional or trade bodies, which are a good place to gain knowledge on the sector and to make contacts. I am a member of the Institute of Facilities Management, but many in my position will be members of the Chartered Institute of Housing or Chartered Institute of Building and have a trade background.

Specialist training for work and rescue at height

What is the main challenge you face in work? Being visible to the workforce.This is a very busy job, with a lot of business management and development work. It is sometimes difficult to ensure you get out there and see what life is like at the sharp end for the operatives delivering the service. We receive nearly 500 repair jobs per day and each one of them is a chance to meet the customer and make an impression. If something is not working properly it can just as easily send the wrong signals to the client and compromise the service, so its key to know what’s happening out in the field. What do you consider to be your greatest achievement? Personally: navigating our yacht back into Oban harbour when my skipper husband was taken ill and the engine failed during a night sail. I think I (with the help of the Ardnamurchan light house) did a pretty good job that night. Professionally: I have worked at a senior level in both client and contractor organisations, public and private, and in operational and consultancy roles. I’m proud of the breadth of that experience and the fact that I have successfully adapted to the different needs and focus of the various roles I have fulfilled. What advice would you give to those with ambitions to follow in your footsteps? Whatever you have, you will pay for (in some way), so be sure of what you want, and go for it. As long as you are doing what you want to, the price is always worth paying. Working for a contractor in any industry can be challenging and demanding of your time, but its worth it as the work is very varied and interesting (people management, contract management, logistics, finance, marketing etc) and the people are very focused on getting the job done. You have six months’ paid leave – what would you do? I would sail down the East coast of America with my husband.We were in New York on September 11th 2001 and had big plans to “do” the city in two days before heading to Boston. For obvious reasons those plans were spoilt and I would like to see the harbour etc. properly some time. Sailing down from there to Miami, to see the second biggest coral reef in the world, would top that off nicely.

U

nder the British Standard 7036:1996 code of safety at powered doors for pedestrian use and the Disability Discrimination Act, all automatic door installations are required to fulfil certain guidelines and regulations.To address these requirements, manufacturers now provide a range of door operators for varying door sizes, traffic volumes, user types and budgets. When specifying an automatic door system, a risk assessment should be carried out, taking into account the lay-out of the door and the approach of traffic to the door.The entrance should be adequate for the volume and type of traffic using the entrance and there should be no notices or signs that may distract the user from the door. Escape routes and activation zones should also be considered. As with most purchases budget is an important factor, but this should not be the main driver in selecting a door automation system. Easily retrofitted There are three main types of automatic door operators; sliding, swing and revolving. Sliding doors are currently the most common type of automatic door and come in three main types: straight sliding, curved sliding, and telescopic. They are more costly than swing doors due to the inclusion of the doors and/ or screens required, but are inherently

safer and easier to operate if the area can accommodate the door. It is a pre-requisite in the UK that all sliding doors are fitted with a monitored battery back-up system that will allow the doors to fully open in the event of a power failure or emergency/fire alarm signal. In some cases, a further evacuation system called ‘break-out’ is requested, which allows either the door(s) and/or the side screen(s) to ‘break away’ or swing out in the direction of escape. Generally, this would be requested by the local authority or fire officer as a means of increasing the ‘escapable area’ of the exit. Swing door operators are the easiest of the three to install and generally the cheapest, as the operators can be easily retrofitted to existing doors, although care is required in the placing of sensors and activators. Most swing door operators can accommodate various modes of operation from fully automatic, to push and go, and manual operation. A flexible solution Swing doors fall into two categories; high energy or low energy. High energy doors are designed to manage heavy traffic flow and are normally used in busy or public areas. In most cases these doors are fitted with safety devices to prevent the doors from contacting the user.They provide a flexible solution in areas such as retail, health, or transport, where they can help

Low energy operators, as the name implies, have a reduced operating speed and, in turn, a reduced kinetic energy.The weaker operation of the door means that the need for safety devices may be eliminated in certain circumstances. However, this will limit its applications as the energy may be insufficient to open or close doors in windy or draughty locations. It is generally accepted that low energy doors should not be used for external doors due to their light duty.They are designed to provide cost effective and reliable internal access for the elderly, disabled, or the domestic user. Revolving doors in their crudest form have been around for some 120 years and are the most effective way of moving volumes of traffic without heating the outside world. ‘always open, always closed’ The revolving door is the most cost effective when it comes to energy conservation, as the door is effectively ‘always open, always closed’, so that the transfer of heat and cold is kept to a minimum.The Massachusetts Institute of Technology carried out an extensive study on revolving doors which revealed that, on average, eight times as much air is exchanged when a swing door is opened as opposed to a revolving door. It is, however, the most costly to install and should always be installed with alternative means of escape or disabled access, unless the door is in excess of 3000mm diameter. No drain on resources Located on the western bank of the River Wyre, Lancashire, the Thornton Waste Technology Park developed by Global Renewables will be one of the UK’s first operational UR-3R® (Urban Resource – Reduction, Recovery and Recycling) process facilities that integrates waste sorting systems and proven anaerobic waste digestion technologies.

his innovative development in waste recycling is scheduled to be operational in 2010. The riverside location meant particular attention was paid to rainwater run-off and pipe depth issues in general. Influenced by the tidal river, the water table can be only 0.7 metres below the surface. Ground-works contractor, Churngold were keen to specify an integrated scheme that would offer effective drainage of the whole facility. Additionally, any drainage installed had to withstand the compression and twisting forces exerted by the numerous fully laden waste collection trucks accessing the site.

If a lock gets bumped, particularly if there is no proof of entry, an insurer could assume the door was left unlocked.This could result in the claim being turned down. However, some insurance companies will give a discount on insurance if high-security (antibump) locks are installed. Others will only offer this cover when such locks are fitted. Suggesting the home owner checks their policy will clarify this for individual policies.
