he house building sector received some positive news last month with the announcement that the Government-backed Help to Buy equity loan scheme will now be extended to 2020. In last month’s statement, Chancellor George Osborne pledged to invest a further £6bn into the Help to Buy scheme, which he predicts will contribute to more than 200,000 homes being built across the UK – a welcome and muchneeded investment to stimulate the sector. With a Help to Buy equity loan, the Government lends up to 20% of the cost of a new-build home, leaving a 5% cash deposit and a 75% mortgage to make up the rest. Equity loans are available to first time buyers as well as homeowners looking to move.The home must be newly built with a price tag of up to £600,000. While the scheme’s success has been applauded and recent figures reveal a growth in the sector now valued at £1.8bn, there is still a lot more to do. In this month’s issue, FC&A welcomes Architect and Property Developer George Clarke as the guest of this month’s Legal & Business. Responding to the lack of affordable houses being built, George Clarke is striving to show the building industry that a radical shake-up is needed. Here he unveils his ambitious plans for change and reflects on his own earlier challenges. Also in this edition, we consider the impact of external wall finishes and their contribution towards beacons of change.This month’s contributor Shackerley reflects on the evolution of external cladding. Its attention focuses primarily on ceramic granite ventilated cladding and its ability to provide an aesthetic and versatile material, pushing the boundaries of innovative construction. Using a number of schools and HE facilities, Shackerley demonstrates the inspiring effect cladding can have on new education landmarks.Turn to page 34 to find out more. Monitoring performance South Staffordshire College is home to over 20,000 students across its four campuses at Lichfield, Tamworth, Cannock and Rodbaston. The Rodbaston Campus, covering over 180 hectares, plays a key role within the local rural community, providing land and construction based FE and HE courses to over 1500 students and includes a commercial farm and Animal Management Centre. 06

ne of the site’s most outstanding features is the award-winning Foster Centre, recently acknowledged at this year’s Southern Staffordshire Building Design Awards with a Highly Commended award for its excellence in design and construction. The Centre has already achieved an ‘Excellent’ rating under the BREEAM (Building Research Establishment Environmental Assessment Method) sustainable and environmental assessment rating scheme for buildings for its range of environmental fittings and construction designs. Opened by Sir Ranulph Fiennes in 2012, the Foster Centre is a jewel in the College’s crown and incorporates the latest environmentally-friendly technologies and practices, including Thermowood cladding which is extremely durable and provides a 30-year expected lifespan without the need for any chemical treatment, and stonefilled wire mesh gabions which form the rainscreen cladding at ground floor level.

Derby-based Wildgoose Construction used fast track steel construction and mixed mode building services strategy as the primary design drivers to meet the tight deadline for the build, which took just 35 weeks. The two-storey steel framed building is clad in gabions, timber and curtain walling and is around 1500m2. Sub-divided into three linear blocks, the first floor level (820m2) has two timber clad classroom blocks (accommodating classroom spaces) that sit with a transparent atrium in the centre. In contrast to this the ground floor (905m2) forms a plinth that is ‘anchored’ to the ground using stone filled gabions. The horizontal proportioning minimises the apparent height of the building (within the green belt context) and draws the eye to the granary, it also keeps the proposal grounded in much the same way as modern agricultural structures. Materials used include external cladding to the ground floor – wire gabion baskets filled with crushed stone. This provides an attractive finish and the nooks and crannies in between the stone are a potential home for bats, insects and mosses etc. The upper part of the building has ‘thermowood’ cladding, a sustainably sourced softwood (pine) heat which is treated to give it better weathering properties and is more cost effective timber than Cedar, which is more usually used for external cladding. A Biomass ‘woodchip’ boiler heats the building, with woodchips sourced locally

or closed in order to provide optimum ventilation and cooling efficiency. A recessed entrance with porte-cochere and picture frame window provides architectural features that respond to key views of the building when approaching from the West.

equipment, including state-of-the-art projectors suspended from the ceilings. Learner Services facilities, a games room and refectory (catering for up to 320 people) are housed within the atrium, which forms the heart of the building, providing natural daylight and forming the social hub of the Campus where students meet and interact. Attractive soundproofing panels suspended in the ceiling are an architectural feature and provide adequate acoustic insulation to prevent any disturbance to effective teaching and learning caused by noise. The Foster Learning Centre has been designed to be a low emission sustainable building and to meet the international recognised standard of BREEAM Excellent. Students also contribute to the landscape detailed design, including a formal ornamental garden space (incorporating non-native species to vary the habitat potential of the proposal and an art installation). Director of Estates Steve Grant says: “South Staffordshire College places sustainability at the heart of its activities as reflected in its ISO14001 accredited status and its recent partnership with the Carbon Trust (The Further Education Carbon Management Programme). South Staffordshire College has set itself a commitment of a 25% reduction in its carbon footprint by 2016 and The Foster Centre will play a crucial role in realising this aspirational target.”

The large area of exposed concrete upper floors and roof slab, to provide a ‘thermal mass’, even out heat build up in summer and cooling in winter. Most of the building is naturally ventilated. The Building Management System provides an indicator light within classrooms and other areas to let the building users know that windows should be either open

of environmental management and sustainability initiatives, being awarded Platinum status by EcoCampus, the leading environmental management system and award scheme for Higher and Further Education sector, for its use of natural resources, handling of treatment of waste, sustainable policies and energy saving devices. Steve Grant comments: “Sustainable good practice makes sense, from both an environmental point of view and business perspective, since saving on resource use will save the planet and save money.” Visitors to the learner centre can look at dashboards displaying energy consumption as it is happening. Screens show building performance and demonstrate the

sustainability initiatives used in the building. Steve Grant concludes: “The Foster Centre demonstrates that South Staffordshire College is committed to leading the way in sustainable development within the education sector. “A central location was identified to provide a new heart to our Rodbaston Campus providing an outstanding learning and social environment for our students. South Staffordshire College realises the importance of land-based industries to the economic future and security of the country and has ensured that continual improvement and investment in this sector is paramount.”

Sustainability in Development The university’s award-winning Students’ Union has been seamlessly integrated to form one new hub at the heart of its campus

A strong union When the University of Sheffield set out to overhaul a pioneering building which broke new ground when it was unveiled almost 50 years ago, local architecture practice HLM, was chosen as the firm most capable to deliver the multi-million pound refurbishment.

W

ith nearly 25,000 students from 125 countries, the University of Sheffield is one of the UK’s leading and largest universities. It has a reputation for world-class teaching and research excellence across a wide range of disciplines. To sustain its leading position, the University of Sheffield has been undergoing major refurbishment works over the past five years throughout its campus; the most recent being University House. University House was one of the key buildings in the master plan of Gollins, Melvin and Ward of 1953, and was the pride of the University when it was completed ten years later. It has been added to several times and only the Glossop Road side of the building shows how it would have looked originally. University House, which was one of the first glass curtain walled buildings in the world when it was completed in 1963, has been transformed into a new world-class facility for students, staff, and visitors.The university’s award-winning Students’ Union, which has been rated the best Students’ Union in the UK in the Times Higher Education’s ‘Student Experience Survey’ for

the past three years running, has also been seamlessly integrated to form one new hub at the heart of its campus. HLM was appointed in April 2011 to develop initial design concepts and develop the scheme through to the detailed design stage, including providing all technical design information prior to the scheme being put out to tender. The six-story building has undergone a major redesign. It now provides state-ofthe-art facilities for student services, an amphitheatre-styled venue space has been created within the new Octagon Plaza for special events, and there are more social and study spaces available, which are open for longer hours.The work has also brought the building up-to-date with modern efficiency standards, radically reducing annual energy consumption and the building’s carbon footprint.

Designing for flexibility Flexibility is key to the success of this project. The design team fully remodeled the fifth floor of University House to provide high quality conferencing, meeting, exhibition and seminar facilities for the university and external clients. HLM delivered a flexible, large, open space, that includes a bar, kitchen and furniture storage space, allowing all types of functions to be catered for simultaneously. Professor Sir Keith Burnett,ViceChancellor at the University of Sheffield, said: “We’re delighted that our awardwinning Students’ Union, which is already

the best in the country, is continuing to provide students with state-of-the-art facilities. “The refurbishment reflects the strong partnership between the Students’ Union and the University and demonstrates our commitment to providing an unrivalled student experience – something we’re really proud of.” Jamie Wilson, Associate at HLM, said: “This development has provided a unique opportunity for HLM to assist the University of Sheffield in addressing a number of issues with the University House building. Our comprehensive designs for the refurbishment of University House, have ultimately provided a rationalised, unified, and contemporary hub building for students,

staff and visitors alike.” Commenting on the scheme, The University of Sheffield’s Students’ Union president, Ally Buckle, said: “The union is already regarded by students as the best in the country so it’s fantastic to have worked in partnership with the university to ensure the student experience at Sheffield is second to none.” HLM has also worked on The Arts Tower and The Management School for the University of Sheffield. The new, integrated building now meets the needs of everyone on campus; the whole complex has been renamed the Students’ Union Building.

HLM’s brief was to make the International Dining Hall (IDH) more visible and accessible to visitors, and to increase the social learning opportunities. The larger social learning area provides a variety of learning spaces from open group spaces to private meeting rooms – it has been designed to appeal to students, encouraging them to use the space. A new bridge link from the Octagon (a multi-purpose conference venue on the university’s campus), and external stairs up from the Octagon Plaza, now also provide direct access into the IDH, helping to attract more visitors. To improve circulation through and around the new facilities, HLM created a new entrance off Glossop Road; this is a significant addition to the building and means that visitors now travel through the building, rather than being forced to walk around it, providing more immediate access to a new shop and catering facilities.

Voice of the Industry Net-Works aims to tackle the growing global environmental problem of discarded fishing nets

T

his realisation, together with new research which backs this up, has started to separate financial achievements from natural resource consumption. That said, the UK construction industry remains one of the largest consumers of natural resources in the country, and if we want to make significant strides in sustainability, then as companies, we cannot do this individually. Achieving long-term sustainability has to be a collective responsibility – this means that every element of the supply chain must be striving for the same goal, and, just as importantly, must be transparent in its products and processes.

Raw materials While the ingredients in the product itself should not be the sole consideration, it is nevertheless crucial that this aspect is thought about carefully, as the raw materials are quite often one of the most

significant areas of impact. For instance, at Interface we have found that the most significant proportion of the impact of our carpet tiles is in the raw materials.Virgin nylon yarn contains virgin oils which is the largest single contributor to the product’s overall environmental impact, accounting for around 50%. So, our biggest challenge when striving for sustainability is reducing the impact of the yarn used in our carpet tiles. With this in mind, logically there are three practical ways that we can reduce the impact of virgin nylon yarn without compromising the quality of the product: using alternatives to virgin nylon, such as bio-based yarn and other low carbon materials can help, and so too can using more recycled content and less yarn per square metre. That said, while recycled materials are a sustainably viable alternative to virgin raw materials, it is still important to question your suppliers on where the recycled

material has come from. Post-consumer waste, which is recycled to make new carpet tiles, is most environmentally beneficial as it prevents this type of waste going into landfill. In 2012, Interface teamed up with conservation charity, the Zoological Society of London (ZSL), to establish a unique inclusive business partnership called NetWorks. The project aims to tackle the growing global environmental problem of discarded fishing nets, providing socioeconomic benefits in some of the world’s poorest coastal communities, and at

For the project, Interface called upon yarn supplier, Aquafil, which has pioneered ways to supply 100% recycled nylon fibres since 2011: re-purposing waste nylon from many sources, including yarn reclaimed through end of life fishing nets recovered from the fishing industry supply chain in order to develop a restorative manufacturing loop. Over the past couple of years, we have been continually working with ZSL to scale up the initiative in the region and it has grown from 11 to 26 villages. The longer term plan for replication in South East Asia and beyond is to develop a Net-Works ‘tool-kit’ that development agencies and/or conservation groups can integrate when working in coastal communities the world over.

Energy consumption From a manufacturer’s perspective, shifting to renewable energy throughout manufacturing operations can drastically reduce the impact a business has on the environment. Energy alternatives (including wind, biogas and solar power) are not only lower impact, but due to new technologies, we are starting to see these emerging at prices requiring only a small premium, if any at all.

We are also starting to see suppliers becoming more sophisticated in their own supply chains; for example, in Germany, biogas producers are developing fertilisers from the remaining digestate and selling these to offset their production costs. A recent report – ‘The New Industrial Model’, commissioned by Lavery/Pennell – stated that 24% of trucks on the road are empty. Due to lack of transparency that surrounds the supply chain at the moment, manufacturers are often unaware of the extent of these inefficiencies. Mapping transport-related impacts, from product shipping to business travel, can help companies monitor their carbon usage. Unfortunately, in the world of manufacture, transport is a necessary evil, particularly when it comes to shipping products, but there are things that business can do to reduce this impact. There are several ways in which manufacturers can reduce the impact of transport – for example, improving packaging design can potentially help to increase the number of products per pallet. Also, where it is a viable option, transportation by sea can be a more efficient method of shipment with lower environmental impact.

Get the facts Despite many manufacturers doing their bit to reduce the environmental impact of their

products and processes, there are many elements to a truly sustainable product and too many people are still only scratching the surface with the questions they are asking of suppliers. Many companies use environmental labels to promote themselves as ‘sustainable’, but as the old saying goes – you shouldn’t judge a book by its cover, as phrases such as ‘eco-friendly’ and ‘carbon neutral’, may not always be as good as they first seem. So it’s important that manufacturers give accurate information when it comes to a product’s environmental credentials. When it comes to carpet tiles, this includes aspects such as the raw materials used, the manufacturing process, and transport of the products. This is where an Environmental Product Declaration (EPD) comes in. The EPD includes a LCA conducted by an independent third party using a standardised method – making it the most reliable way of comparing products within an industry. We provide EPDs for all of our products. Every business manufacturer has the opportunity and responsibility to revolutionise the way we manufacture products to help make a sustainable future a reality. We have come a long way as an industry, but there is still a long way to go. In order to push the boundaries even further and make a positive, even restorative impact on the environment on a global scale, companies need to work together and be transparent in their sustainable developments.

A degree of innovation Recent improvements to facilities at Huddersfield University include four new buildings, amongst them a new sports hall, Dean’s office and corporate suite. The four adjoining buildings have been constructed with a single steel frame and rise to different heights varying from two to four storeys.

T

o enhance the biodiversity and aesthetics of the development, green roofs were specified for three roof sections and a warm roof was specified for the corporate suite. Variations in height mean that some areas overlook others, with the lower roofs mostly shaded, which presented challenges in terms of both planting and drainage. Addressing those challenges became a team effort between the architects, Watson Batty, the roofing contractor, Cawston Roofing, the green roof supplier ABG and the waterproofing specialist, Kemper System. While the intention for the buildings had always been to install a combination of green roofs on three roof areas and a traditional warm roof build-up on the fourth, the architect had originally specified a single ply membrane for the project. However, having used the Kemperol V210 cold liquid-applied waterproofing membrane from Kemper System for around 30 years, Cawston Roofing suggested that this would offer a more practical and durable alternative for a similar installed

cost. Meanwhile, ABG had developed an innovative ‘blue roof’ drainage system, which puts a high density polyethylene (HDP) reservoir under the growing medium to replace the more conventional SUDS system, reducing the installation time and avoiding costly and time-consuming excavation of separate drainage tanks. Explains Nick O’Mara from Cawston Roofing: “The Huddersfield University project demonstrates how important it is to consider specification decisions in a holistic sense rather than thinking about material costs in isolation. For the green roof, avoiding the need for a SUDS system saved time, money and costs on site. For the waterproofing membrane, a change to Kemperol V210 meant that we could be more flexible with the programme and more creative with the roof build up as well as providing an FLL certified root-resistant and robust waterproofing membrane with a guaranteed service life.” The proposal from Cawston Roofing and ABG was to invert the roof by applying the Kemperol V210 waterproofing membrane

first, followed by the insulation, the blue roof drainage reservoir and then the growing medium. For the three green roofs, Cawston Roofing applied Kemper System’s Kempertec EP primer direct to the concrete slab substrate and, once this had cured, the Kemperol V210 cold liquid resin was applied. The Kemperol V210 resin saturates a non-woven reinforcement fleece and cures to provide a seamless, monolithic membrane that is tough and permanently flexible. Finally, Cawston Roofing installed 180mm insulation board onto the cured waterproofing system, followed by a slim line breather membrane. Explains Martin Lambley from ABG: “The sports hall roof has been designed as a wild flower meadow with planting of native species and areas of biodiversity, including log and rock insect nesting boxes and sandy and shingle areas. The other two roofs are at a lower level and are shaded by areas of the new building and adjacent existing buildings so here we used drought tolerant sedums and alpine planting.” The roof build up for the corporate suite’s metal deck roof featured a vapour control layer installed directly onto the substrate, followed by Kempertherm warm roof insulation. A board for all seasons Fermacell, the largest producer of high-performance gypsum fibreboards is seeing increasing demand for its Powerpanel H2O cement boards and has invested in further production capacity and product development to keep pace with demand.

owerpanel H2O is manufactured at the state-of-the-art factory at Calbe in Germany, and following record sales growth across Europe, the company recently invested €20m in additional production capacity to keep pace with demand. Originally designed for internal wet rooms, Powerpanel H2O is now also approved for use in facade systems as a direct-render board. Both applications are backed by both a ETA (CE Mark) and a BBA certificate. This dual-use from a single product makes Powerpanel H2O the obvious choice for specifiers looking to simplify their product selection and distributors managing their stock levels. Fermacell Powerpanel H2O has been selected by leading render manufacturer Alsecco for use in its direct-render system,

The space race You can hardly turn on the news these days without seeing some sort of ‘housing crisis’ being debated, whether it be the lack of new builds, the rising cost of property, or the difficulties faced by first-time buyers. But could the solution be as simple as devising a process that makes it possible to build a house in just 24 hours? George Clarke seems to think it might just be.

T

he architect and TV presenter knows a thing or two about how homes are built, as shows like Restoration Man and Amazing Spaces prove, but Clarke now wants to show the building industry that a radical shake-up of how houses are created and erected is needed. Together with House Beautiful, one of the leading interiors magazines in the UK, and the recent Ideal Home Show, Clarke is determined to show The Multi-Generational Home, an affordable, practical, yet stylish home that can be constructed and erected within 24 hours, is a viable way forward. “I think one of the biggest challenges today is to have affordable homes for all and there are two ways to make that happen. One is to either make them smaller so you don’t have to pay for as much material and labour; alternatively, you build them quicker. And one thing that everybody in the building industry says is that we need to make it a faster process, so we have set ourselves the challenge of building a house in 24 hours.” Is

that a realistic goal? “It is a tough one really; it might even be a bit overambitious, but it is worth experimenting with a prototype along those lines. If nothing else, it challenges the industry to see if we can do it.” Yet again, not enough new homes have been built this year and Clarke is tiring of the same excuses. “The Coalition says they need to build 300,000 homes a year and they are only building 120,000 – it’s not enough. It is the biggest problem the country has had for years. And I know the excuse is going to be the economic downturn and terrible weather. I already know those will be the excuses – I’ve heard them before.” Clarke is therefore imploring the government to fully get behind his scheme. “We need them with us; it is something that they have got to step up to. The word that is used more than any other is ‘efficiency’. People say we need to be more efficient; we need to make money stretch further. different to how we have built them over the last 300 years: lots of concrete, lots of cement, it takes a lot of time. Look at the way technology is used in other parts of life – we are way behind. We have to raise our game.” Of course, Clarke knows what he is talking about. An expert at restoring spaces, the Sunderland-born presenter made his name on TV by doing up old caravans and campervans. It’s something that has been close given that every holiday as a child was on four wheels. It is also why he says that he hasn’t seen a renovation quite like the one he did with his own caravan. “We bought the caravan for £300 and the plan was to convert it into a real space, particularly for the kids and for holidays. We’d never done it before so we weren’t contaminated by the system of how you should and shouldn’t do things – we pushed it and made it multi-functional. And if we can take a piece of tat that was destined for the scrapheap and turn into something really then there is hope in there for everybody. That caravan is evidence that you don’t have to live in a certain way and shows what you can do with a bit of thought, and that goes for a lot of architecture. It’s more about maximising what you have than requiring a huge budget to fulfil a project, and that will always be exciting.”

Alex Stephenson, Chair of the British Water Sustainable Water Management (SuWM) Focus Group and Director of Hydro International’s UK Stormwater division, warns it’s high time to get real about surface water management.

L

ong-awaited legislation to introduce National Standards for Sustainable Drainage Systems (SuDS) and make them compulsory for new developments in England and Wales has been delayed yet again. Despite another period of devastating flooding, the plans, which will make SuDS compulsory for new developments over one property, will now come into force at a later date, yet to be confirmed. Part of the provisions of the Flood and Water Management Act, the regulations will

end a developer’s automatic right to connect to a public sewer and make surface water drainage systems subject to approval by new local authority SuDS Approving Bodies (SABs), who will then be responsible for adopting and maintaining them. The SAB responsibility is an important new role for the Lead Local Flood Authorities established in the wake of the Pitt Review, which set out to improve the country’s resilience to surface water flooding in the wake of 2007’s devastating floods. After persistent delays and repeated

calls for action by politicians on the Efra committee, it seems almost unbelievable that we are still waiting for SuDS regulations. Defra has said it needs more time to take full account of the outcomes of thorough consultations with all stakeholders. Some developers are worried about the costly loss of land required to build spacehungry above-ground ‘natural’ features such as ponds, wetlands and swales.There are also questions surrounding the proper funding for local authorities to maintain SuDS effectively. It’s not that housebuilders are anti-SuDS – many have been installing good SuDS schemes for the past 10 years or more and these issues are not new to our industry. The question is why are they the focus of attention now? Could it be that a significant contributory factor to the delays is a tendency to interpret SuDS too rigidly as ‘natural’ or above-ground drainage features? A pragmatic approach is essential if we are to realise the full potential of sustainable drainage systems in future, especially if widespread retrofitting of SuDs is to be achieved.Technologies are already available that can deliver a satisfactory compromise. SuDS are often designed to achieve the three principles of the so-called “SuDS triangle” of water quantity, water quality and amenity/biodiversity. SuDS will often include a number of different features where this is practical which could be combined in a so-called ‘management train’ to meet water quantity and quality stipulations for the site. A SuDS design may include ‘natural’

SuDS features and/or proprietary manufactured systems.The construction and highways industries are gaining a greater understanding of how to apply and combine the best techniques from the SuDS toolbox successfully. I believe it’s time to go back to the first principles of what we are trying to achieve in sustainable surface water control as well as treatment of pollutants from runoff, in particular from highways. The key principle of SuDS is to mimic natural drainage paths and processes and to deal with rainwater as close as possible to where it falls – by infiltration where possible. By doing so, the unsustainable outcome of directing surface water into the over-burdened sewer network is avoided. Innovative technologies – many developed and well-proven by UK companies – are available to reduce the amount of space needed for surface water features. Proprietary solutions can also help to deliver predictable and repeatable maintenance schedules that local authorities can effectively cost.Technologies such as Hydro-Brake Optimum vortex flow controls and stormwater treatment devices such as the Downstream Defender advanced hydrodynamic vortex separator from Hydro International are available to use alongside, or instead of natural features. It’s vital that Defra gets the all-important design guidance that will accompany the legislation absolutely right. It’s essential that this, and future, design guidance for SuDS takes full account of the toolbox of wellproven technologies available to support natural features.

British standard points the way In the meantime, a new British Standard, BS8582, has been published giving best

practice recommendations on the planning, design, construction and maintenance of surface water management systems for new developments and redevelopment sites. Although purely a code of practice, the new standard has been written in the spirit of harmonising and updating the “disparate, often cumbersome, and at times contradictory” guidance available to designers and developers of SuDS systems, according to British Standards Institution (BSI) website. The standards also usefully cover England, Wales, Scotland and Northern Ireland, so may help to offer some consistency of approach especially to professionals working across those borders. BS8582 is offered for use by local authorities, developers, internal drainage boards, water companies and industry practitioners such as consultants and architects. It acknowledges the growing

need for local authorities to scope and review technical submissions relating to surface water flood risk management as part of the planning process. The standard is also designed to address the need for consistent, clear industry guidance that developers can refer to when preparing a planning application, and designing a safe and sustainable surface water management system. So, whilst being another guidance document, rather than compulsory, the standard can be said to reflect the latest thinking on SuDS design and maintenance and may point the way towards what we can expect from the new National Standards for England and Wales. In particular, BS8582 includes important guidance on best practice in surface water treatment and guidance on the use of proprietary devices for silt and sediment removal to protect infiltration and storage systems is particularly welcome. The new standard is designed to be complementary for BS8533 Assessing and Managing Flood Risk in Development and BS EN 752 Drains and Sewers Outside Buildings. SuDS in Scotland The proposed new legislation is applicable in England and Wales. Different regulations are already in place in Scotland where SuDS have been compulsory since 2003.The successes and lessons learned were highlighted in the recent SuDS in Scotland – Experience and Opportunity Survey.

Legal energy efficiency restrictions had to be adhered to, whilst maintaining the overall feel of light, openness and space. The layout of the three school sites – the neighbouring Hans-Thoma grammar school, Hebel grammar school and Theodor-Heuss middle school – needed to be redesigned to create a cohesive and uniform institution. In addition to improving the connecting footpaths, transforming the Baumgartnerstrasse into the central campus point and redesigning the transition to the Rosenfelspark, a new shared schoolhouse was to be constructed on the edge of the park.

As winners of the competition, the architect AV1, based in Kaiserslautern, was commissioned to take on the project. AV1 provided a design that offered an indoor/outdoor theatre, multi-purpose indoor/outdoor stage and integrated instructional use. All glass is CE-marked, with ISO 9001 and ISO 14001 certification and surpasses all German standards for air, wind, rain and protection. Solarlux Red Dot award-winning bi-folding SL 82 doors were the main feature of a new school complex. can be opened at any point independently of each other and, if desired, can be arranged to act as vertical louvres. “No other manufacturer was able to offer us this planning freedom over such an opening width,” explained a spokesperson for AV1 architects. Thanks to an installation depth of just 80mm and the filigree section frames of the panel edges, even when closed, the SL 82 folding glass doors are barely visible – with a panel joint of just 104mm, the sense of space is preserved. The glazing is characterised by its all glass exterior, which is achieved using stepped edge glazing. Fitted with triple glazing, SL 82 doors boast a U-value of 1.2W/mK, guaranteeing

state-of-the-art thermal performance. The concealed corrosion-resistant stainless steel fittings ensure clean profile lines and safety. Due to thermal tempering, when broken, the safety glass panel shatters to form small, cube-shaped pieces, reducing the risk of injury. The system has been designed so that height tolerances and expansions can be absorbed without causing sealing and functional problems. Seals arranged on three levels within the sections provide particularly effective protection against wind and rain. The panels can be locked from the inside by turning the stainless steel flat handles through 180°. The glass door elements

floor of the multi-purpose hall acts as a bridge, with a connecting corridor and staff liaison office. The roof terrace can also be used for outdoor lessons in fine weather. The tower in the music area offers the necessary seclusion for musical activities, and the art area tower, with floor-to-ceiling openings facing the park, conveys the openness necessary for a studio, with plenty of natural light. The multi-purpose hall, with a surface area in excess of 200m², functions as a neutral filter between the two functional areas. The building is characterised first and foremost by the large facade openings, which mirror the surrounding countryside. The multi-purpose hall and venue, shared by the three schools, can be opened up completely to the courtyard to be used in a variety of capacities. In order to satisfy the specific demands of the transparency and energy efficiency of the glass facade, which covers almost the entire width of the connecting structure, SL 82 folding glass doors were used, which enable the southfacing facade to be opened up over almost 16 metres, without the need for pillars. Maximum flexibility is achieved through segmentation 20 panels approximately 0.77m by 3m were divided into five installations of four panels. The middle three installations can be moved to either right or left as glass panel bundles were secured by top-mounted carriages. Eight pairs of panels

Mount Pleasant returns to former glory Originally built in the 1880s on the site of Coldbath Fields prison and in its prime, one of the world’s largest sorting offices, the Royal Mail’s Mount Pleasant facility covers an area of some 12 acres and is the centre of around 23 miles of train tunnels that were once used to distribute mail.

ccupying a prime central London location which straddles the boroughs of Islington and Camden, Mount Pleasant is one of Royal Mail’s biggest freehold sites. Having now modernised the existing sorting office building (from which it will continue to operate) over the next 10 years it intends to develop a substantial part of the site, providing up to 700 new homes and significant retail and commercial space. A major part of the mail centre’s modernisation programme saw the replacement of all of the exiting uPVC windows in the main administration building

with Smart Architectural Aluminium systems.These new products deliver the aesthetic appeal of the building’s original bronze fenestration, echoing its slim sight lines and finish.When originally built, this imposing building featured large bronze windows; however in a refurbishment in the 1980s, the windows were replaced with white uPVC windows, with the significantly larger sightlines profiles having none of the elegance and style of the original design.The new Smart windows were manufactured by fabricator Multifab and installed by Glassolutions, one of Smart’s approved partners.

Commenting on the project, Smart’s Technical Services Manager, Anthony Murray, said: “Architects Boyes Rees wanted to reintroduce the distinctive, slim sight lines and bronze appearance of the original windows, features that had been lost through the use of uPVC, and so ultimately specified our Evolution windows for the exterior facades. Each of the window units is an impressive eight metres wide by four and a half metres high and was manufactured in a dual colour format, with the external profile featuring a bronze polyester paint finish and the internal profile standard white.” Given the exceptional scale of each window unit, and their corresponding performance requirement, Smart’s technical services team designed and developed a bespoke, 85mm coupling mullion to reinforce and strengthen the system, while retaining its characteristic slim profile.Working to particularly tight project timescales, and in close partnership with both Glassolutions and Boyes Rees, the coupling was developed in just two weeks from enquiry to extrusion and enabled the window units to be coupled together on site during the installation programme. As part of the redevelopment programme, Glassolutions also installed new windows around the building’s stairwell. Given their location, these windows were required to be externally-beaded to allow maintenance without having to access the lift shaft, and so the Smart Alitherm 47 Heritage window system was specified in a bronze and white finish, the window and door system also providing slim profiles to echo the appearance of traditional steel and bronze windows. Throughout the project, timescales were compressed.The window installation was therefore achieved in a remarkable nine weeks, the Smart element being completed in the summer of 2013.

Farrell and Clark clad the elegant Marjorie & Arnold Ziff Building at Leeds University with a light and natural large format ceramic granite facade panel to echo surrounding architectural themes

Finished landmarks When ceramic granite ventilated facade cladding was first introduced in the early noughties, architects involved with high profile landmark buildings on university campuses were amongst the first to specify this attractive and versatile modern method of construction. A decade later, ceramic granite facades are providing striking external envelopes for schools and FE colleges designated as ‘beacons of change’.

niversity campuses have always been hotbeds of building innovation where architects have been encouraged to push back the boundaries of aesthetic design, pioneer new construction technologies and strive for ever higher levels of sustainability. Little wonder therefore that when Lancashire manufacturer, prefabricator and distributor, Shackerley, introduced its innovative ceramic granite ventilated facade system, great interest was shown by a raft of architects working on very different university projects. They saw the commercial appeal and aesthetic and technical benefits of being able to construct mechanically fixed ventilated facades using prefabricated ceramic granite. This proven engineered material, made

entirely from natural constituents, could be manufactured in an extraordinarily broad range of styles and colourways opening up limitless new aesthetic design options. Designed to accommodate external wall mounted thermal and acoustic insulation in the facade cavity, it ticked all the boxes. “In the beginning, ceramic granite was heralded as a logical and cost effective contemporary alternative to stone,” says Brian Newell, CEO of Shackerley, “but advances in manufacturing technology have led to the creation of contemporary finishes which simply cannot be found elsewhere – metallic, concrete and wood effects for example that will not rot or fade – and polishing treatments that deliver everything from a natural travertine texture to a mirror finish.

“An attractive, fully vitrified, impermeable material, conforming to all international standards for water absorption and freeze and thaw resistance, it’s ideal for external facade cladding. It also has exceptional strength and hardness, with none of the flaws found in a granite or marble slab. Prefabricated comparatively lightweight facade panels of just 12mm thick will offer outstanding building protection.” The first ceramic granite ventilated cladding project in the UK education sector was the University of Swansea’s state-ofthe-art Digital Technium building, developed to foster the growth of the Welsh digital economy. Seeking a cost effective alternative to Welsh slate, Boyes Rees Architects specified Shackerley’s Sureclad system with a bespoke ceramic granite panel (‘Swansea Black’) for the dramatic exteriors (and lofty atrium interior) of their unique building. Gary Loo, Project Director commented: “This was without doubt one of the most enjoyable projects our practice has ever worked on. I’m delighted with the ceramic granite cladding on the spine wall which gives expression to the elevation and enhances the powerful architecture.” Sureclad ceramic granite cladding was a key feature of a £16m landmark office development at Leeds University. Despite its standout appearance, the elegant, six-storey Marjorie & Arnold Ziff Building with its dramatic sweeping spine maintains

External Wall Finishes sympathy with neighbouring architecture. Nick Cooper, Project Associate at Farrell and Clark said: “Ceramic granite was selected balancing considerations of cost, availability and colour and finish.The facades reflect the natural appearance and light colouration of Portland stone and at the same time blend tonally with the more modern concrete architecture. Despite their relative light weight, the large format panels also have a very substantial appearance which echoes the solidity of the classic 1930s buildings, albeit in a different and contemporary way.”

finish, allowing them to take on the colours of the surrounding trees, landscape and sky.” He added: “Sustainability was also important.The ceramic granite scored an A rating in the BRE Green Guide to material specification, contributing to the credits we achieved under MAT1.” The building subsequently attained a BREEAM rating of Very Good. One of Britain’s newest academies benefits from Sureclad ceramic granite cladding, this time in a distinctive finish resembling

weathered metal. David Thornton, Principal of North Durham Academy explains why external appearances were so important: “From the beginning the new academy was to be a landmark in Stanley – a physical expression of our core mission to raise aspirations for those living and working in this area.The exterior needed to sit comfortably within its surroundings, using materials that were modern yet functional and representative of the landscape. “The inclusion of the copper-look cladding and the use of polished and textured stone blocks picked up the industrial themes admirably, giving the building a ‘substantial’ modern and clean look,” he said. The spotlight is focused on education right now and all investment in new school and college facilities is under political and public scrutiny.What goes on inside the classroom will always be of paramount importance, but as David Thornton asserts, outward appearances, and the careful specification of materials and finishes, can also have a very real impact on its success. Commenting on North Durham Academy he concluded: “The students and staff have been genuinely inspired by the new building. Coming into work is a pleasure and we all feel uplifted by our new surroundings. I was originally sceptical about the extent to which architecture and building materials can influence mood, behaviours and well-being. However, this building has turned a sceptical Yorkshireman into an enthusiastic supporter for the power of architecture to truly transform lives.We are so proud of our new school and our wider community is equally satisfied.”

These days, ceramic granite facades are used in every sector of the market, from corporate HQs and shopping centres to hotels and hospitals. A number of brand new academies and FE colleges, designed to represent ‘beacons’ of change have recently been clad with the material. Externally the new academic centre at Grimsby Institute makes an exceptionally strong visual statement as Ryder Architect Mark Clasper explains: “Our brief was to create a flagship building...somewhere aspirational that students could progress towards.We chose Shackerley’s white polished ceramic granite cladding because we wanted a premium material that would help to add a ‘sense of grandeur’. Reflectivity was also a factor. Depending on the time of day the elevations appear to have a mirrored

Disability

While there is no shortage of companies that offer products for adapting a standard home for the needs of an elderly or disabled person, there are few that look at the complete picture. An exception is AKW, a leading provider of independent living solutions, a company which encompasses both product innovation and design expertise to offer a one-stop shop for accessible living with style.

T

he need for an accessible home can cover a whole range of circumstances, but while these can vary, something shared is the challenge that can be posed by two key areas in the home – the bathroom and the kitchen. If either of these are inaccessible then, effectively, the home as a whole does not enable independent living. Traditionally, the approach has been to add items such as grab rails, bath seats, toilet riser seats. Although such products can be effective, as add-ons they can be at best intrusive and at worst they can impede access for other members of the family.They certainly don’t add anything to the aesthetics of the home. Paul Tingey is one of AKW’s design experts and says: “It is normal to talk about adapted bathrooms and kitchens, but if we think only in terms of adapting, there is a great danger that the end result will be a compromise. If you try to change a standard bathroom by just adding assistive products to it, you are trying to turn it into something it was never intended to be. Increasingly at AKW we are putting the emphasis on designing, rather than adapting. This means taking a holistic approach and looking at how the space can best be arranged with the most appropriate fittings and fixtures to make it accessible for any user. If you design for a purpose, what you arrive at is much more likely to be fit for that purpose.”

Of all the spaces in the home, the bathroom is most likely to pose the greatest challenge in terms of accessibility – and in the bathroom, it is the bath that is the most difficult of those challenges. Working with a wide range of local authorities and social housing organisations, AKW has had a lot of experience of bathroom refurbishment projects. In offering a solution, rather than suggesting ways of trying to make the bath a little more accessible, AKW’s approach is to take the bath out of the equation altogether and replace it with a shower enclosure. any shower enclosure though. Understanding the principles of accessibility, AKW’s designers propose a number of solutions ranging from a low-level shower tray to a full wet-room environment. The result, in many cases, has been no less than transformational. While the solutions to accessibility lie in the detail, such as easy access shower trays or specially designed electric care showers which offer a range of features not available in conventional showers, AKW also looks at the bigger picture. The highs of thermal upgrade Over recent years, the building industry has embraced the benefits of External Wall Insulation (EWI) more than ever before – but not all installations are the same. Mark Gibbs, Facades Technical Manager at Alumasc, a UK manufacturer of external wall insulation and render systems, explains what specifiers should be looking for in their chosen EWI system for high rise.

E

WI is a cost effective method of achieving the thermal and aesthetic upgrade of buildings. Installation of EWI systems involves fully encapsulating the building with insulation boards which are fixed to the substrate, strengthened by a reinforcement mesh and over-coated with a choice of high performance, attractive finishes. EWI has been used in the UK for the refurbishment of high rise projects for over 25 years. The solution is particularly effective for, although not limited to, high rise social housing schemes of non-traditional or traditional type construction. The poor thermal performance of many of these blocks has been addressed by specifying EWI, providing a U-Value to comply with

current Building Regulations. Fast-track building methods used to construct many high rise blocks have, in the past, led to condensation and water ingress as a result of wind-driven rain and cold bridging effects, creating low energy efficiency due to lack of thermal insulation. EWI provides protection to the building fabric and in most cases is capable of eradicating these problems. To achieve the thermal requirements of the project, the appropriate type of EWI insulation board is selected then mechanically and adhesively fixed to the substrate. A polymer modified reinforcing base coat, incorporating a fibreglass reinforcement mesh, is then applied. Once the base render has fully cured,

there is a choice of finishes ranging from the more traditional dash or painted renders, to more modern through-coloured silicone renders. The new render finish will transform the appearance of the high rise block, improving the local area in general and encouraging a positive social impact. The thermal blanket also improves air tightness and acoustics (insulation choice and substrate dependent). High rise EWI specification is different to that of low rise because the insulation boards must be adhesively and mechanically fixed (subject to manufacturer’s certification). Wind load calculations are essential so as to generate a project-specific mechanical fixing pattern for the insulation boards. The edge zones, external corners and openings require increased mechanical fixings to accommodate the higher wind loads in these locations. The calculations must always be conducted by Structural Engineering Consultants to ensure structural stability, required performance and system longevity. The insulation board adhesive and high rise mechanical fixing pattern increases the square metre material and install costs in comparison to low rise. Specified EWI systems must be officially accredited and approved for use in high rise application. A large scale fire test or reaction to fire test is required for the system when used above 18m in height. Technical guidance is available from the system manufacturers. During the project, system manufacturer site surveyors work closely with their registered and fully-trained EWI installers to ensure that the install is as per the

specification and that all details are installed in accordance with the system manufacturer’s and project designer’s detail drawings. As well as through-the-wall square metre rates, compared to low rise there are additional detailing considerations. These include parapet, lightening conductor, CCTV, external lights, robust window cill details, and ground floor entrance areas etc. EWI system manufacturers provide their own site install inspection regime. The site surveillance methodology requires a regular and thorough check of the EWI install. It is

critical that all the detailing is robust and installed as per specification. Once the wall access is removed any repairs are more difficult and costly to address than for low rise projects. Scaffold and mast climbers are the typical options for access. Scaffold ties need to be fixed in the most practical locations and protected scaffolding is recommended. Alternatively, mast climbers are an economical and faster track option for EWI install but offer less protection to newly installed work. Programming considerations should always allow for weather conditions. The install will be signed off in stages and a final inspection by the system manufacturer is required before the project warranty is issued to the client. The system manufacturer will also address any questions and queries post install. This may include advice on maintenance and fitting of fixtures through the EWI system. External Wall Insulation is covered by 10-25 year system manufacturer warranties and in the case of ECO (Energy Company Obligation) funded projects, a 25 year guarantee is provided by a third party insurance company. System manufacturers should provide a before, during and after service for high rise. This includes a pre-survey and project specification, mechanical fixing pullout tests including wind loading calculations and a consulting engineer’s report along with specialist technical advice and maintenance guidance. EWI is a cost-effective and energy efficient solution for high rise blocks

allowing for an aesthetic transformation of the building and the surrounding area. Improved thermal performance results in less fuel consumption and therefore less CO2 emissions leading to a typical saving of around 30% on tenants’ heating bills. The carbon savings contribute to the Government’s target to cut CO2 emissions by 80%, based on 1990 levels, by 2050. This carbon saving EWI measure is, in part, ECO-funded by utility companies, with a contribution from the Local Authority or Landlord. EWI can also be combined with other measures such as communal heating system upgrades, to maximise ECO funding thus significantly reducing the cost of the refurbishment works. With stringent processes in place for the correct specification and installation of EWI on high rise projects, along with a comprehensive warranty package, safe, durable and thermally efficient buildings can be successfully achieved with the added benefit of attractive facades. Alumasc has developed its High Rise Building Policy as a measure to safeguard all parties involved in High Rise EWI installation. It serves to provide the client with peace of mind that the install will be carried out to strict Health and Safety standards, ultimately ensuring the long term well-being of the building’s tenants.

Academy achieves the perfect blend Oldham Academy North, the latest Academy commissioned by Oldham Council, was handed over on time by main contractors Willmott Dixon ready for its official opening in April 2013. This £18.5m E-ACT sponsored academy is a custom built facility on the former Newman College site in the Royston district of Oldham, Greater Manchester. The new Academy has places for up to 1200 pupils in the 11-16 year age range.

he new Oldham Academy North, designed by architectural practice Aedas Architects, is a spacious and colourful three storey building set in sensitively landscaped grounds.With the site being quite flat, and the building surrounded by paved and asphalted surfaces, it was essential rainwater is drained effectively. A Hauraton RECYFIX PRO 100 channel system, fitted with FIBRETEC C250, 9mm slot gratings, was used by groundwork sub-contractor Westoak Construction to drain the paved playgrounds and asphalted car parks.The channels were also installed along parts the building’s facade and across entrance doors to facilitate drainage.

High stability Since its launched in February 2010, the RECYFIX PRO 100 surface water drainage channel, featuring the innovative FIBRETEC grating, has been specified and successfully installed in numerous United Kingdom drainage projects, including rail station platforms, public squares, shopping malls, sports-fields, tartan running tracks and many other commercial and private applications. The material, PA-GF used to make the FIBRETEC grating, was especially developed

by Hauraton; the tough, UV resistant, fibre reinforced moulding offers high stability and huge strength for its weight. Complying with loading category Class C250 (BSEN 1433) the grating can easily take the weight of commercial delivery vehicles. The design is a real innovation as its non-corrosive material provides a visually appealing surface finish that retains its black colour. The FIBRETEC C250 HEELSAFE slot grating was specifically designed by Hauraton R & D engineers to enhance the flow of water into the channel. The slots are super smooth, elliptical openings with the moulded bars having slightly raised triangular bosses along their outside edges. As well as providing an elegant appearance, the feature ensures surface water is directed into the slots. This configuration also helps eliminate any cross-flow over the grating. The RECYFIX channel component is made from 100% recycled PE-PP. The six sizes offered are 160mm wide and range in height from 75 to 201mm with the FIBRETEC grating factory fitted on all models. BMS uses a combination of technologies to monitor and control the environment and functions of large office blocks, industrial, retail or public sector premises. It provides automation, alerting, reporting and control capability, so FM professionals are able to regulate and measure multiple systems in the building from a central point, not necessarily in the building itself. BMS enables and maintain the optimum balance of environmental conditions, energy usage and operational requirements. Pegasus takes flight with Crittall Pegasus House is an iconic building in Filton, Bristol which was once the domain of hundreds of aircraft personnel. Lying empty for over 20 years, the building has now had a ÂŁ70m major makeover and Crittall Windows has been instrumental in the transformation.

T

he Grade II listed building, originally designed by famous architect Austin Hall and constructed in 1936 is being refurbished as part of a rolling programme which involves the re-building of the whole of the original Bristol Aeroplane Company site. The five storey building had fallen into disrepair and Crittall Windows was approached to provide a solution to replacing all of the 430 Crittall windows with modern high performance steel units that replicated the originals and were in keeping with stringent planning approvals. Crittall Windows played a key role in the specification process, initially producing a report, developing a product specification and then drawings for planning approval. The company then installed a pilot window and helped contractors, Capita Symonds to produce a Heritage Statement to help gain planning approval. The original windows were steel profiles,

the forerunner of the Standard Metal Window (SMW) featuring horizontal glazing bars and externally glazed with 4mm single glass. The frame sections were ungalvanised and decorated with air drying brush applied paint. Over the years, the profiles had deteriorated badly, with corrosion and missing glass as well as distorted opening lights.

Former glory The Crittall solution involved the installation of CorporateW20 windows featuring 29mm wide Genuine steel glazing bars. The new windows were galvanised, polyester powder coated and fitted with EPDM weatherseals, with frame glazed with 16mm insulating glass units retained with sloped glazing beads that simulate the appearance of the original chamfered putty. Once completed this year, the site and Pegasus House will be restored to its former glory, with original features such

Armstrong Ceilings ring the changes at a new church Axiom canopies from Armstrong Ceilings were specified for a new community church in Buckinghamshire for their aesthetics, acoustics and green credentials. Some 52 of Armstrong’s Axiom Classic square canopies (1.8m x 1.8m) and 14 triangular ones at half that size, each comprising white mineral Dune Supreme tiles within a 24mm Prelude exposed grid, feature over 1500m2 of the stunning auditorium of King’s Church, Amersham. Architects Byrom Clark Roberts were briefed with designing a landmark building that had a civic presence but did not look like a church, even incorporating a paved cafe forecourt as public space. It is also future-proof, capable of accommodating a balcony if required in future. As well as traditional worship, the 375seat auditorium had to be able to cater for

Mapei system joins cutting-edge spec A Mapei wall protective and decorative system has been specified alongside an ICF (insulated concrete formwork) at a new build project in Wilmslow.Throughout the project, all external walls were constructed using an insulated quad-lock system. Avoid damp level thresholds A recent investigation suggests in excess of 70% of damp problems associated with level thresholds originate through failure to interface correctly with the inner leaf and outer leaf of the cavity wall. The Type LTT (Level Threshold Tray) by Cavity Trays of Yeovil is a ready-shaped DPC specifically designed for use on both inner and outer masonry skins at threshold level. The Type LTT acts as an isolation DPC ‘glove’ enveloping and covering the top and the sides of the threshold masonry. Once in place, flooring arrangements can interface with those skins at threshold level without danger of wet transference. Where the Type LTT meets the reveal masonry either side of the opening it continues upwardly and around both

faces of the reveal, wrapping the masonry skin and extending into the actual cavity. Any reveal cavicloser simply projects downwardly between protective wraps whilst the horizontal DPC in both skins safely terminates at any course level within each protective wrap. The Type LTT by Cavity Trays of Yeovil promotes a standardised route to dampfree level thresholds. In isolating the masonry most susceptible to damp transference, the Type LTT permits abutting flooring, abutting insulation and DPCs/membranes to continue over an

inside skin and converge with an exterior skin that itself is isolated from dampness at the point of convergence. Once fitted to the inside skin, the Type LTT requires no further work and is undetectable when works are complete. When fitted to the outside skin, it may be trimmed back externally to suit the frame position so it is not readily visible.

Call for Brick Awards 2014 Once again, the search is underway to find the best brickwork in action for the 2014 Brick Awards, organised by the Brick Development Association. The Awards are one of the top design and construction awards in the country and show just what brick – the UK’s most popular cladding material – can achieve. Last year’s winners included the Ortus, a learning facility in London, Carmelite Monastry in Liverpool and the Britten –

Pears Archive in Suffolk. Entrants are judged on a wide range of architectural design factors including demonstrating the building fabric’s sustainability credentials and the aesthetical choice, blend and bond of brick. The judges are also seeking attention to

structural and aesthetical brick detailing, the building’s contribution to its context and quality of craftsmanship. 17 prestigious trophies are up for grabs. A new category was introduced last year – the BDA Chairman’s Award. This award is outside the judging panel and is in recognition of a project which fulfils a need that the Chairman considers important. The Awards are open to anyone, whether they are architects/designers, building owners, developers, housebuilders, contractors or brick manufacturers. The only stipulation is that the project – unless it’s featured in the Worldwide category – must feature clay bricks or pavers made by BDA members. The 2014 Brick Awards will be presented at the Marriott Grosvenor Square Hotel in London on 12 November. Biffa buys Berry buffers for bio plant Biffa West Sussex commissioned Berry Systems to install safety barriers at its flagship Mechanical Biological Treatment facility near Horsham. The facility was built as part of a 25-year contract with West Sussex County Council to reduce the amount of non-recycled ‘black bag’ household rubbish West Sussex sends to landfill. The facility is anticipated to process approximately seven million tonnes of waste over its lifetime.

aste is delivered by HGVs so Berry Safety Barriers have been installed to protect people, plant and equipment in the event of any collisions or other impacts. Heavy section open box beam barriers were mounted on a variety of posts to suit the varying requirements of different locations. The approach road is lined with barriers mounted on planted rigid posts concreted into the ground while the weighbridge is separated from pedestrian areas by barriers mounted on rigid posts bolted to the surface with integral pedestrian

handrails and protective mesh. In areas where there is insufficient room for a surface mounted barrier, Berry’s wall mounted WH spring steel buffers and Berry Beams have been installed. These mounting brackets not only save space but also ‘give’ a little on impact to spread the load, protect the wall from the full force of the collision and minimise damage to the wall, the barrier and the vehicle. Where there is enough room behind the barrier to allow for deflection, Berry’s RB1X spring steel buffers have been installed to mount the open box beam barrier. This deflects on impact and spreads

the impact forces between the barrier, the buffer, the vehicle and significantly reduces the pull out load on the anchor. Schöck solves unusual demand

The regeneration of the Bermondsey Spa area, in south London, is a multi-award-winning scheme, involving 15 key sites across a 50-acre area and is resulting in over 2,000 new homes, health centres, offices and shops.

A

recently-completed phase, just off the Jamaica Road, involves four buildings up to ten storeys high. These are post-tensioned concrete frames and 220mm deep, two-way post-tensioned flat slabs. With concrete having such a high thermal conductivity, the prevention of thermal bridging at connectivity points is critical if government standards are to be met. Regulations insist that there must be a major reduction in local heat loss and CO2 emissions, but there are other factors too. If low internal temperatures around the thermal bridge are below the dew point, condensation will form and this can lead to structural integrity problems with absorbent materials. It also encourages mould growth, which has serious implications for building occupants and may cause medical conditions

such as respiratory problems and dermatitis. The design of these latest four blocks is particularly unusual in that some of the residential units are conventionally insulated on the outside, but others insulated on the inside. This form of internal insulation has the peculiarity of needing thermal breaks not only at the balconies, but also around the perimeter of the inner slab, due to the thermal bridge created by the break in the internal insulation at these points. Left untreated, these large thermal bridges result in an unacceptably high loss of energy and risk of damage.

product that incorporates the required nominal restraint for such an application and the Schöck UK design team involved their French colleagues. In France, internal insulation is the most common form of construction and a special Isokorb derivative, Rutherrma DF, has been developed for such situations. The Rutherma DF incorporates Schöck technology found in the Isokorb range of thermal breaks, and has a technical certification issued by the French Centre Scientifique et Technique du Bâtiment (CSTB). It has a high density insulation body and uses reinforcement bars with standard and stainless steel welded together. The stainless steel guaranteeing corrosion protection and reducing the thermal conductivity of the bars. Fire protection is a crucial consideration concerning the inner envelope of the building, and the Rutherma DF range has been tested and certified by the CSTB, up to a rating of REI120 (Resistance, Entegrity, Insulation). Other thermal bridging requirements on the project involve the reinforced concrete external balconies and walkways, which are separated from the PT slabs by Schöck Isokorb type Q thermal break modules. In addition to the special capabilities of the Rutherma, the conventional UK Isokorb range allows connections to be made between concrete-to-concrete, concrete-tosteel and steel-to-steel – and it also provides BBA Certification and LABC Registration. The range also comfortably exceeds the UK regulation (BRE IP1/06), which requires that the temperature factor used to indicate condensation risk (fRSI), must be greater than, or equal to, 0.75 for residential and public buildings.
