eorge Osborne delivered his 8th Budget last month, but disappointingly revealed no major new initiatives to address the housing crisis.The budget did, however, contain a pledge of £115m to tackle homelessness, with £100m set aside for 2000 accommodation places for homeless sleepers. Also announced were plans to speed up the planning system for developers and fast track the release of public land to encourage a lift in housebuilding. In his speech, George Osborne revealed significant spending on infrastructure, including the go ahead for new rail lines Crossrail 2 in London and the HS3 link between Manchester and Leeds. There was good news for the north of the country’s highways with £230m allocated to road improvements, plus £700m set aside for flood defences schemes. Overall, there were no big surprises, but nevertheless the budget contained some positive steps towards increased construction activity and improvement. Meanwhile as I write, the future of Britain’s steel industry is hanging in the balance as Tata Steel has announced it is considering selling its UK steel business. Factors include high UK energy costs, climate change policies and the competition from China which, the industry claims, is being sold in the UK at unfairly low prices. Even though the company insists trading conditions have rapidly deteriorated, Labour leaders are urging the Government to intervene and take immediate action. FC&A rounds up the latest industry news

traditional terraced approach but internally layouts can be configured to tailor one, two, three, four and five bedroom homes with an open-plan or more traditional feel.The hoUSe project represents an alternative to the established mass housebuilding schemes across the UK in terms of design and delivery.

These homes in New Islington are made of volumetric timber pods that are delivered to site with minimal disruption to neighbours. The benefits of building homes in this manner is that all standards and tolerances can be monitored in a factorycontrolled environment, meaning the houses are warm and incredibly energy efficient, as well as flexible to plan and adapt. With a striking modern design, featuring familiar pitch roof motifs, the hoUSe has proved incredibly popular with the first 43 homes selling out prior to launch. It’s not just the method of construction that is revolutionary but also the manner in which hoUSe was conceived. Architects shedkm and developers Urban Splash came together to generate the concept in the first instance and this evolved into a delivery system and a search for the right sites; it can easily be adapted for a range of different locations across the UK. The hoUSes on the New Islington plot are long and slender and range from two

Expanding architecture firm, LK2 Architects Ltd, has appointed two new members to its team – RIBA Part 1 Architectural Assistant James Pinkney and Senior Architectural Technologist Natalie Battye. Natalie is trained in architectural technology and building design and will support LK2’s exciting flagship schemes such as Buttermarket shopping centre in Ipswich, while James will be a key assistant to the firm’s architects.

Winchester architectural practice Witcher Crawford has appointed experienced architect Annabel Hastie to its expanding team. She joins Witcher Crawford from Studio Four Architects in Romsey, where she had worked for 10 years. Annabel is looking forward to expanding her career in the high end residential field, in which Witcher Crawford has an enviable reputation.

Perkins+Will has strengthened its workplace consultancy and urban design teams with two senior appointments. Steve Henigan joins as Principal and Head of Workplace Consultancy. He previously worked for HOK where he was the regional leader of consulting for the EMEA region. Mat Proctor has been appointed as a Senior Urban Designer and joins from the London Borough of Hounslow.

Assael says hello to new office Assael Architecture has upsized to new premises in Putney, South West London. The move follows years of consistent growth for the London-based firm where it’s established a reputation in the industry for design excellence, staff wellbeing and an open work culture. In the past year alone, Assael has employed more staff, increased its fee income to £6.4m, won or been shortlisted for 10 awards for its design work, and raised £24,810 for charity.

Public space to transform railway station area New public space has opened outside Chester Railway Station, marking the gateway to the city’s £100m Central Business Quarter. The Grade II listed ‘Carriage Shed’ next to the station has undergone a transformation and will now provide city commuters, residents and visitors with a new space. Carriage Shed, which will also be used as an outdoor events space, links to Muse Developments’ recently launched 70,000ft2 office building One City Place and across the Shropshire Union Canal to the £20m Waitrose store and other shops in Boughton.

Bogle Architects wins ‘Oscars of the property world’ Bogle Architects has won the ‘Best industrial & logistics development’ MIPIM Award for their international research and technology facility for high-powered laser experimentation: ELI BEAMLINES. The practice was the lead designer of the project from concept design through to authorship review.The European Commission part funded the construction of the centre, which was completed in December 2015. Representatives of the international scientific community, ESFRI, the ELI Delivery Consortium and key partners from the Czech Government all attended the opening ceremony.

In Brief Green light for Regent’s Park Estate regeneration Plans for the regeneration of the Regent’s Park Estate in London, developed by Tibbalds Planning and Urban Design, have been approved by Camden Council.The Regent’s Park Estate is a large post-war estate owned by Camden Council, which sits between Euston Station and Regent’s Park. It currently includes 2200 homes across 49 residential blocks, within an overall area of around 15 hectares.This development will provide 116 high-quality new homes for those residents directly affected by the proposals for HS2, which will start and terminate at Euston.

The grey exteriors are broken up by thick-banded black window bays that offer occupants with views out over Manchester, while also allowing an abundance of sunlight to enter the rooms. Internal configuring means that owners can select between ‘loft’ or ‘garden’ living, which means that you can opt for the communal areas to be located at the base or top of the house. This approach to upside down living was pioneered by shedkm and Urban Splash at Chimney Pot Park, where gardens were

located at first-floor level to create parking spaces below and best use the space available of a tight urban site. This development is now regarded as an exemplar housing scheme in the area. Ian Killick, Director at shedkm, said: “We’re delighted to see the first phase of the hoUSe project completed at New Islington.This concept has been a long time in the making and we believe that it is a game-changer to tackle the current housing shortage this country is facing.They also happen to be homes that people are proud to live in.”

Urban Splash Chairman Tom Bloxham MBE added: “hoUSe is born from our desire to create something for customers who want to live in well-designed homes and stay in the city centre. We noticed that within UK cities there is a real lack of diversity in terms of new residential stock and our traditional customers – those who had bought and enjoyed Urban Splash flats – would ultimately get older, richer and end up moving to Victorian and Georgian terraces in the suburbs.”

Go ahead for Great Kneighton Country Park expansion Plans for the second phase of the 120-acre Country Park at the multi award-winning Great Kneighton development in Trumpington have been approved by Cambridge City Council. Countryside’s plans include a skate park, children’s play area, and 1km trim trail, with public art integrated into the design as an integral part of one of the most ambitious public arts programmes in the UK. Following an extensive consultation period by Countryside, the plans for the northern section of the Country Park were finalised by landscape architects, David Jarvis Associates.

Birmingham’s Belmont Works to be brought back to life The latest piece of the new Eastside Locks development, Belmont Works, has received planning permission, designed by architects Aukett Swanke for developers Goodman. Unlike the brand new building at 6 Cardigan Street, Belmont Works is a Grade A locally listed red brick and terracotta Victorian factory building, which will be refurbished and given a new lease of life. Located along the Digbeth Branch canal, Belmont Works is a key element in the wider regeneration plans of the area and has long been a recognisable local landmark.

Architect in Profile Christian Coop, Design Director at NBBJ, talks to Future Constructor & Architect about his passion for buildings that help elevate real social issues, and reflects on the current challenges for today’s architect.

Please tell us about your career background I have worked for several high profile practices across the UK but mainly in London. Working with different sized companies has helped me learn different approaches to design at all scales. I am now Design Director at NBBJ and help steer the overall design approach of the London office. Had you always wanted to pursue a career in architecture/design? No, I am a reluctant architect. At first, I wanted to be an artist but met an architect who pushed me into the profession. Looking back, I’m very grateful she convinced me to become an architect as she taught me the importance of design. Who or what is your greatest influence and source of inspiration? The German philosopher Arthur Schopenhauer. This is because his theories see beauty as an objective, which aligns with my own approach. In part because of him, I now think looking outside of architecture to the other arts and creative industries is important to bring new ideas and ways of seeing.

What has been your most notable project to date? NBBJ has a very design led culture, which has involved me with some unique projects. Projects such as the ‘Forum’ in Cambridge – a new typology in healthcare, currently under construction. I also am involved in speculative and sometimes fantastic proposals which may help elevate real social issues or help just make things better. These ideas include floating ice rinks on the Thames to buildings that don’t cast shadows. It’s all part of an architectural dialogue that can help progress the theory of design within the built environment. How do you approach your projects? Creativity is at the heart of what we do.We sketch, make models and review designs together – it’s part of NBBJ’s culture.What’s unique about our approach is how we creatively engage with technology.We write our own software, which can predict user needs and host hackathons to find new ways to utilise big data within the built environment. What do you think is the greatest challenge for designing in sustainability? We like to think about sustainability in a variety of ways, from a building’s energy performance to ensuring a building remains relevant for years after it’s built. The ability of buildings to change to suit the individual user will become a big sustainabilityrelated issue in the near future. We are currently working on a new blind system which changes the external elevation by sensing when users are near. It adapts

to shade facades or bounce light into the building allowing for deeper floorplates, all of this can be made possible if we connect buildings to users’ smartphones. The possibilities are endless. What is your favourite building and why? The Propylaea ‘gateway to the Acropolis in ancient Greece’ is my favourite building. It has a simple function and yet it also manages to overcome challenges such as changes in level. It uses this to its advantage by reorienting the visitor so it feels like entering a different world. It manages to effect a greater change beyond its own presence – something all buildings should aspire to. What do you think is the greatest challenge for architects today? Five years ago the world didn’t have iPads and now buildings are changing to meet the needs of a more connected society. I guess the key will be the increasing pace of change and how we keep buildings flexible and relevant in the face of digital revolution and disruptive innovation. What can we expect from NBBJ over the next few years? NBBJ is constantly evolving to bring better value to our clients. That’s our focus and will guide our actions in the coming years. As for how that translates into specific initiatives, we will invest in and deploy virtual reality tools to save our clients time and money in the decision making process. You will see us invest in research partnerships that bring together neuroscientists and architects to design spaces that focus on cognitive performance and overall wellness. And I’m sure much more that we cannot yet predict.

Twycross Zoo in Leicestershire has officially opened one of the largest gibbon facilities in Europe in its most ambitious development to date, Gibbon Forest. Special features adapted for the animals include a steel mesh ceiling

overing about 4,000m2 (nearly an acre), Gibbon Forest is 10 times larger than the primates’ previous enclosure and is specially designed to replicate the natural forest environment of gibbons as well as provide an exciting new experience for visitors. The innovative £2m development marks the latest phase in the zoo’s £55m capital investment programme, and consists of a central building, 7m in height (two storeys), which will raise visitors up for a closer view of the gibbons, while outside, visitors will also be able to observe gibbon families calling and swinging across the four moated islands. Designed by Weedon Architects, the two-storey building with four moated islands replicates the gibbons’ natural habitat in rainforests and the team’s design was informed with specialist knowledge and experience of primate experts working at the zoo. This continues Weedon Architect’s ethos to deliver a much more interactive experience for the visitor as part of the masterplan. Twycross Zoo has the most diverse collection of gibbons in the UK, and Gibbon Forest will house the zoo’s four different species, all of which are endangered in the wild: agile, pileated, siamang and Northern white-cheeked.


Greenhouse The Zoo is recognised internationally as a specialist in primate conservation: as well as having the widest collection of gibbons in Europe, it is also the only zoo in the UK, and one of four worldwide, to house all four types of great ape (gorillas, orang-utans, bonobos and chimpanzees). The ground-breaking design of this new habitat has been informed by the specialist knowledge and experience of the team of primate experts working at Twycross Zoo.

Dr Charlotte Macdonald, Director of Life Sciences at Twycross Zoo and Chair of the European Association of Zoos and Aquaria (EAZA) Gibbon Taxon Advisory Group adds: “Gibbon Forest is an exciting development because in this new environment, the primates will be living and behaving as they would in the forests of south-east Asia. Gibbons spend most of their life in the tree-tops, rarely descending to the ground, and our gibbons will be able to swing through the trees, replicating their natural behaviour in the wild. It is amazing to see them move through trees with such ease and speed, and we hope visitors will enjoy watching them too.” Special features adapted for the animals include a steel mesh ceiling from which keepers can feed the gibbons, encouraging their natural behaviour of finding food high in the tree tops. Each of the building’s four pods, one for each gibbon species at the zoo, has a special bio-floor made of composting mulch. Properly maintained, this mulched floor will act like a natural soil and as it biodegrades, it will generate high humidity levels which are beneficial for the gibbons.

The site layout, along with on-going strategic planting and landscaping, has been designed to benefit both gibbons and visitors by giving a naturalistic habitat for the gibbons, while minimising the effect of visitors’

physical presence, allowing for an immersive, but non-intrusive experience.” Other exciting recent developments at Twycross Zoo include: Giraffe Savannah, heralding the return of giraffes to the zoo earlier last year; Elephant Creek; immersive walkthroughs with lemurs, lorikeets and butterflies; the largest children’s water-play area in Leicestershire; an extension to the orang-utan house; and a new cafe.

Office responds to historical urban context Hackney-based architecture practice Gort Scott has secured a record BREEAM rating for 51 Hills Road; an 880m2 contemporary office project in the central conservation area of Cambridge.

T

his project for Jesus College, Cambridge University, provides high-quality, exemplary commercial accommodation on a site in the centre of Cambridge. It is the ‘greenest’ office building in Cambridge, achieving BREEAM ‘Excellent’ and following BCO standards. Gort Scott and the design team delivered all aspects of the project from concept through to internal fit out. This project demonstrates use of innovative design and building technologies to create a highly sustainable building that responds to its historic urban context in a bold yet sensitive manner. The requirement was to make a building that would serve as a lasting asset to the College and make a positive contribution to the surrounding area, much of which is also owned by the College. The design responds respectfully to its neighbours but also has a distinct identity that is not compromised by the onerous planning requirements of the Conservation Area, and Listed buildings on three sides. office spaces that are made of robust and long-lasting materials. Within one modest scaled building a variety of different internal spaces have been created and end users are very positive about the comfort, atmosphere and design of the building. The brief was for a speculative commercial office building, for rent, on a site in the centre of Cambridge.The building had to achieve BREEAM Excellent, follow BCO standards and demonstrate excellence in terms of design.The building had to be made of robust, long-lasting and sustainable materials.

3 key challenges Planning: The site is in a Conservation Area with Listed Buildings on three sides. Consent was achieved through careful consideration of the context and history of the area. Conflict of acoustics with natural ventilation strategy: The entire office is passively ventilated – there is no mechanical plant. However, it was not possible to utilise cross ventilation due to the noisy high street location, therefore vertical stacks were integrated into the design and in themselves became key to the expression of the building.

Flexibility: There was no pre-let agreement with tenants, and the College intends to maintain ownership for many years. Therefore, flexibility in allowing the building to be divided into multiple and changing ownerships was important. This was achieved through careful planning of the building and management systems.

Innovation Environmental integration: The key innovation was the seamless integration of the environmental strategy into the design and delivery of the building, avoiding ‘boltons’, resulting in a high-quality, unique and characterful building. The natural ventilation stack chimneys located on the corners of the building, are expressed on the facade with the bespoke, snapped header brickwork. Scale of spaces: The modest scaled office building occupies a gap in the market for quality office accommodation in Cambridge. The majority of office space on the market is in stacked, deep plan buildings which are more generic in nature.

The key to delivering the client’s demanding brief was to ensure that the environmental strategy was fully integrated into the building. For example, the need for thermal mass drove the structural strategy of an in-situ concrete frame utilising the exposed concrete soffits and walls in the common parts to provide thermal mass to even out yearly temperatures. In turn, careful detailing and coordination of services with the in-situ concrete elements was required to ensure that the quality of the building was maintained.

Long-term vision

A good High Street building: Gort Scott has taken the context of the building very seriously. The building has a clear front, flank and rear. The entrance is through a colonnade past a small walled garden which provides visual amenity to the street and a break out space for the offices.

Multiple-occupancy was considered early on, as the end tenant was not known and is likely to change in the future.The building plan and servicing allows for the property to host up to seven independent small/medium sized businesses, or each floor could function independently, or the whole building could be occupied by a sole tenant equally well. The entrance area can function as a general entrance for multiple units, or be used as a manned reception. Lift access is provided to all floors.

Technical solutions The need for thermal mass drove the structural strategy of an in situ-concrete frame utilising the exposed concrete soffits and walls in the common parts to even out yearly temperatures. This also drove the raised access floor (with underfloor heating), servicing strategy of surface mounted conduit and lighting, and the requirement for acoustic panels. Natural ventilation for the majority of the offices is driven by the open chimney stacks, that are expressed in decorative snapped header brickwork externally. Fresh intake air was provided via louvres at the quiet rear (garden area) of the building, which have timber screens to conceal them. To maintain the open vents at the top of the chimney, rather than closing with louvres, Max Fordham and Gort Scott developed a series of shelves with external drip trays to catch any driving rain. Intake air from the rear was not possible in one ground floor office, meaning the added complexity of getting intake air from the noisy Hills Road side. This was integrated by creating acoustically attenuated ‘cupboards’ internally with the air coming through hit and miss brickwork. This is a practical and decorative means of achieving the environmental strategy.

The raised access floor with fully adaptable servicing, provision of solar shading and lighting and acoustic attenuation on the soffit, ensures that the open-plan spaces are flexible to any layout and alternative use, while still being an environmentally comfortable place of work. Concrete soffits and exposed conduits will allow for re-positioning of lights should this be required. The location of the stacks and ventilation louvres allow for the open plan arrangement to be divided into cellular offices or meeting spaces should this ever be desired.

As part of the Considerate Constructors Scheme and for BREEAM recycling measures were put in place throughout the works. The Green Lease for future tenants also includes this. Renewable energy sources used are Gas Source Heat Pump and Photo-voltaic panels on the roof.The green guide was used when specifying finishes, fixtures and fittings.Water-saving sanitaryware fittings are used throughout. Embodied energy was considered from an early stage. A key consideration was the concrete frame, adding a high percentage of GGBS to reduce the overall environmental impact of the concrete. Due to the benefits of the thermal mass of the concrete and its importance for the environmental strategy, the use of concrete is the most sustainable frame strategy, when considered over the building’s lifetime. Areas of landscaping with trees, green roof to the cycle shelter and public seating and planting, benefit the end users and neighbours to the building, along with vastly improving the ecology of the site, which was a contaminated brownfield site. The main contractor, Ashe, is based in nearby Hitchen and it has an established network of local direct labour and subcontractors. Local specialist subcontractors included MJS for the concrete and Anglian Brickwork. Gort Scott’s client is hopeful that in setting a high environmental standard for the building it may encourage more sustainable buildings within Cambridge.

Allowing a cladding contractor to install an untested assembly of components is dangerous and leaves the entire team at risk of prosecution

Breaking with specification Stuart Brown, Development Director for building envelope specialist, CA Group, discusses the role of specification and why deviating from a tried and tested model can prove fatal for building owners.

A

building, at all stages of its lifecycle, presents a number of risks, from the initial design and installation through to completion, use and ultimate disposal. Having a prescriptive specification, when a contract is tendered, not only gives the client more certainty about the integrity and expected performance of the end product, but it also provides an invaluable layer of accountability on the part of the specification provider, who is clearly stating that, providing the specification is met, the job will be fit for purpose. In recent years, budget constraints have led to an increase in some main contractors encouraging roofing and cladding suppliers to break specifications to such a degree, that the resulting development no longer bears any resemblance to the original recommended guidance and the liability for a building’s eventual failure no longer sits with the supplier but with the investor, developer and tenant. When the cladding contractor or main contractor chooses to change a specification and install replacement components, it is incumbent on them to test the alternative system in full. If the system has not been tested it must be deemed fragile. Sending workmen to carry out inspections on a fragile roof

is irresponsible and puts them at risk of injury or even fatality. In addition to the system itself any proprietary system, such as a Horizontal Life Line (HLL) fitted on to the roof, must also be tested as a complete assembly to ensure that, in the event of a fall, the structure is capable of absorbing the additional force, which can be significant.

Tests for Non-Fragility are more important than ever to ensure the safety and wellbeing of roof operatives

guarantees and Non-Fragility periods go hand-in-hand. As such, if the roof system guarantee is compromised, the roof assembly must be regarded as fragile.

Guarantees Breaking with specification may also have an impact on the validity of the overall guarantee. Often it is only when something goes wrong and a claim is made, and then rejected, that the building owner becomes aware of the fact. Essentially, because the components chosen were not the components specified on the original project, the system in its entirety is no longer covered by the terms of the original guarantee. Instead, the claim must be made against the individual manufacturers of the different component parts, each of whom must arrange coordinated site visits to examine the cause of the problem. Of course, the likelihood in this situation is that the individual manufacturers involved will be reluctant to accept responsibility and will try to shift the blame onto someone else for the failure, making the situation very difficult to resolve. Using a system with all components supplied from a single

manufacturer eliminates this potential issue. Breaking with specification can also have performance implications, specifically in relation to acoustics, thermal performance, solar gain and natural light. It is therefore essential, when substituting components, that the amended specification is put into the building’s calculations, such as SBEM, in order to be able to accurately predict the building’s future performance. When an item has been specified as part of a system it has already been tested and as such is covered by a guarantee. If the item does not perform it will be put right. If it has been substituted, the responsibility no longer lies with the specifier but with the cladding contractor. The specification provides essential guidance to the design team in terms of the materials and workmanship required for a specific development, backed by a robust guarantee. In the worst case scenario, by breaking with specification, main contractors are buying in to sub-standard practices hidden by worthless guarantees and warranties, which could ultimately put lives in danger.

Non-Fragile design. Allowing a cladding contractor to install an untested assembly of components is dangerous and leaves the entire team at risk of prosecution. It is also important to note that the profiler or panel supplier cannot claim Non-Fragility on a singular component. Neither can companies that make rooflights, for example, claim that their product, in isolation, is Non-Fragile, as it is only the installed assembly, including the profiles, rooflights, fasteners and sealants, when tested as a whole, that can be deemed Non-Fragile – providing it passes the necessary tests. This is particularly relevant with the significant uptake in roof mounted PV installations which have added another layer of complexity in terms of the impact on the roof’s integrity, and the resulting health and safety implications for anyone accessing the roof to meet the necessary maintenance requirements. Tests for Non-Fragility are more important than ever to ensure the safety and wellbeing of roof operatives. This is not just a requirement during the installation of the PV array, but must last for the entirety of the asset. Roof system

Style and performance in OAKS Restaurant and Bar’s washrooms The PPHE Hotel Group is known for operating brands that offer quality with an individual style and that’s definitely true of the washrooms attached to OAKS Restaurant and Bar. Reviews on Tripadvisor have likened them to a butcher’s cold storage room with freezer-style doors and Hadrian unpainted galvannealed steel cubicles. Steel clad walls and stainless steel sink troughs complete the fittings along with bare industrial light bulbs.

They can be supplied to match any RAL paint colour as well as in a number of special effect finishes, including brushed or polished stainless steel. The five galvannealed steel ‘Elite’ cubicles fitted at OAKS are floor-mounted and headrail braced with privacy ensured with the use of continuous stop and hinge sight line fillers along the door edges and a minimal 150mm gap from the floor to the underside of the door and panels. OAKS Restaurant and Bar opened in July 2015 and serves simple, locally-produced Nottinghamshire sausages and meats cooked over wood embers. It also features live

Green Roofs The core element of the ZinCo system build-up for roofs, with a pitch of up to approximately 25°, is the Floraset FS 75 drainage element which, due to its profiled design and studs facing upwards, interlocks well with the substrate layer, preventing the substrate from sliding and at the same time distributing the shear forces safely into the eaves upstands, or into additional shear barriers. For steep pitched roofs with a pitch between 25° and 35°, ZinCo offers a different build-up system solution using ZinCo Georaster elements which can derive shear forces of up to approximately 800 kg/m.

Turn to ZinCo systems for the greening of pitched roofs While the greening of flat roofs nowadays is very common, and popular worldwide, with millions of square meters being installed every year the greening of pitched roofs is still considered as an exceptional case. To be clear, pitched green roofs – properly planned and executed – are durable and safe and offer as many benefits as flat green roofs do.

itched green roofs retain water and delay the runoff of excess water, they also enhance sound and thermal insulation and provide habitat for animals and plants. At the same time, pitched green roofs have special characteristics that have to be kept in mind when planning them. Shear forces have to be derived into stable eaves edges and additional shear barriers may have to be installed to prevent the green roof build-up from sliding. Specialised drainage boards need to be used to help retain the soil substrate; substrate layers need to be increased and additional irrigation might be necessary. Last but not least, the question of maintenance and the right selection of plants has to be taken into account right from the beginning. To meet these special requirements of pitched green roofs, professional planning and execution is essential and the use of special pitched green roof system build-ups is indispensable. As a base for a ZinCo system solution

for pitched green roofs, a root-resistant waterproofing membrane is required. On top of this, heavy-duty water retention and protection mats are used to protect the waterproofing and provide sufficient water retention despite the roof slope.

The shear forces on pitched green roofs depend upon the roof pitch, shear length and build-up height. They can either be distributed into the eaves upstand (although this may lead to extremely large constructions in the case of very high forces), or they can be transferred to the roof structure by using special ZinCo support brackets. These support brackets, used in combination with ZinCo slotted eaves profiles, allow for excess rainwater to drain away unobstructed and at the same time provide a much more delicate looking, but strong enough, roof edge. In cases of pitches over 20° this combination of support brackets and eaves profiles can also be installed as an additional shear barrier. Sedum plug plants or sedum mats are used as standard vegetation on pitched green roofs. aking its name from the historic use of the adjacent canal, the Timber Basin in Panmure Street will provide 108 new homes for Queens Cross Housing Association. The mixed use residential scheme incorporates social housing and shared equity homes for first-time buyers. Panmure Street includes numerous building types from two and three bedroom town houses to five- and even eight-storey apartment blocks. The key driver for the specification of AVS was its ability to replicate traditional construction design whilst being adaptable for the closed panel production line. AVS is quick and easy to install and can be produced in factory controlled conditions, enhancing quality and minimising onsite waste whilst offering a rapid and reliable build programme, not effected by adverse weather conditions. Energy efficient underfloor heating Here Schlüter-Systems explains how to specify a lasting, energy efficient underfloor heating system that is quick to install.

U

nderfloor heating systems considered most energy efficient are water-fed systems such as Schlüter-BEKOTEC-THERM as they have been found to use up to twothirds of the energy used by electrical systems. Water-fed systems work by pumping heated water via a property’s established boiler, or other heat source, whilst a dedicated thermostat controls the floor temperature. Water-fed underfloor heating systems ideal for new build and partial renovations, projects like a new extension or a new floor slab. There are two types of water-based underfloor heating system, heat store and fast delivery. Heat store systems consist of pipes laid within a slab or screed. Once heated, it stores the heat and continues releasing it once the system has been turned off. Fast delivery underfloor heating works by laying pipes above insulation, usually in specially formed trays or panels. Schlüter-BEKOTEC-THERM provides the best of both systems, as it uses a modular screed panel the Schlüter-BEKOTEC portion of the name; which is designed to replace part of the screed and brings the

heating pipes close to the top of the screed. Water-fed systems such as SchlüterBEKOTEC-THERM benefit from being as much as 30% more energy-efficient than radiators by using water at a lower temperature. And as the heat is being given off over a larger area, the water does not need to be supplied at the same temperature as the water flowing through radiators, as it’s more evenly distributed throughout the room. Again with modular screeds such as Schlüter-BEKOTEC the amount of screed above the pipes is reduced enabling a more rapid response to heating cycles, providing eco benefits by saving energy, and using less cement compared to traditional screeds. Furthermore, they can be easily integrated into an existing heating system to provide underfloor heating for some rooms and radiators for others. Another major advantage is that they can also be used to cool a room down in the summer either via passive cooling of the unheated water or by pumping chilled water through the pipes. together, the solution is one full system that offers fast-track installation that’s crack-free, non-buckling and functionally safe screed that’s suitable for coverings of ceramic tiles, natural stone, and also suitable for other coverings. An added benefit is that traditional screeds can weigh in excess of 130Kg/m2, compared to 40-50Kg/m2 with Schlüter-BEKOTEC.

Specification Spotlight THE IMPORTANCE OF MOVEMENT JOINTS IN FLOOR TILE INSTALLATIONS Fluctuations in temperature and moisture cause movement in the sub-floor and lead to cracks transferring to the tile covering, or worse, cause a loss of bond between the covering and the substrate which can result in overall damage to the surface covering. For this reason, industry standards state that all tile and stone installations should include the use of movement joints. Movement joints need to go through the tile and screed covering and therefore need to be designed at specification. Understanding the types of movement that can occur, namely drying shrinkage, differential movement,

deflection movement, structural movement, moisture movement and thermal movement, will help when deciding which type of movement joint will best counteract the resulting stresses. In floors there are two basic types of movement joints, structural and non-structural. Both types will be subject to different patterns. Pre-formed joints can accommodate roughly 15-20% of their movement zone.The Schlüter-DILEX range of movement joints offer complete protection and are available to specifiers in a wide selection of materials, colours, and movement capability.

A Collateral Warranty is a separate contract, for example between a tenant/buyer and architect

In this article, Solicitor David Brown briefly explains the difference between Collateral Warranties and Third Party Rights, and looks at the benefits they give.

A

Collateral Warranty is a separate contract, for example between a tenant/buyer and architect, and a funder and contractor where otherwise a contract would not normally exist. It warrants compliance with the underlying contract. If a party has a problem with a defect in a building then without a Collateral Warranty, recovery against the negligent party may be difficult. Any claim in tort would have problems due to the difficulty in recovering financial or economic loss which a defective building is (as opposed to damage to another property or physical injury). Occasionally there may be a developer’s warranty, but often the developer may be a SPV whose only asset is the building project which once completed and sold, will mean that there are no more assets or funds available. A purchaser can have a survey undertaken but this does not overcome the problem with latent defects and the liability of the surveyor will be subject to the terms of his appointment. Latent defects insurance is another alternative but this does cost money. Third Party Rights under the Contracts (Rights of Third Parties) Act 1999 is an alternative to Collateral Warranties because either can give construction security. However, Collateral Warranties are more popular because they are more

familiar and become a contract like any other, whereas Third Party Rights remain a more recent creation of statute. In addition it may be easier to grant step-in rights with Collateral Warranties and the Act can only be used to confer rights and not obligations. Also, the Act may confer an unexpected benefit on a third party by expressly extending a limitation clause to a third party. A step-in right is where a party is providing development or property finance and a Collateral Warranty or schedule of Third Party Rights, allows the Beneficiary to take the place of the employer under a building contract or the client under professional appointment (such as the appointment of an architect or engineer). Key clauses for a buyer/tenant include that the Warranty must be a Deed or for nominal

consideration, the Warranty is to comply with the underlying contract, and there is a duty of care and a right to assign and a duty to insure and also the grant of a copyright licence.There should be a provision covering the right to inspect (but no right to instruct the Warrantor) and a duty not to use harmful materials. Liability is normally limited on the basis of no greater duty, equivalent rights of Defence and usually there is a liability period of 12 years.There is normally a net contribution clause providing for recovery of what is “just and equitable”. Damages are limited to the reasonable costs of repair, renewal and/or reinstatement. The position with a Collateral Warranty for a funder is different. It is a tri-lateral agreement between a professional consultant or contractor (Warrantor) the funder (Beneficiary) and Employer (as Employer of Warrantor). There will be a right to step-in if the Employer breaches the funding agreement, or is insolvent or breaches the underlying contract. With Collateral Warranties for a funder, there are fewer limitations – no net contribution clause, and damages are not limited to reasonable costs of repair, renewal and/or reinstatement – for example loss of profits may be recovered. Notice of Termination has to be given on default or insolvency and the funder is liable for properly due payments in the event of stepping-in rights being exercised. In summary, a Collateral Warranty creates a contract where none would otherwise exist and without one a person affected by defective design or workmanship is unlikely to recover losses from those responsible.

Waterfront elegance DuPont Corian has created a sleek and sophisticated facade to wrap a private residence in enduring elegance.

A

spectacular new waterside home in the Netherlands is distinctive in many ways – not least because of its innovative use of DuPont Corian high-tech surface to create a cocoon of enduring elegance. Corian has been valued for many years by architects and interior designers for its multiple talents and its famously robust reliability. These qualities are now increasingly being adopted to form high-impact, lowmaintenance exterior facades. For Villa New Water, Corian in the classical Cameo White colour has been ingeniously applied to

wrap an intriguingly shaped structure, from floor to walls to roof, including an open-air terrace with cutaway sections to let the sun and breeze flow in. Corian also features within the interior, in kitchen installations that echo the organic shapes of the building.

Decades from now, this facade will still look as good as it did on the day it was installed. It is practical and efficient, even for buildings that do not have to withstand waterfront locations.”

Building with distinction Equally important in this instance, was the ability of Corian to create some ‘special effects’. The client wanted the villa to be something unique, a house that would still be modern in 50 years’ time. The architect therefore designed a dramatic structure with distinctive curves that are ‘seamlessly’ wrapped in Corian. He adds: “This material is so inspiring, I’m discovering new possibilities all the time.” Fortunately the client – who wishes to remain anonymous – was equally keen on the concept saying: “For the exterior, we didn’t change a thing.”

No conspicuous seams As an architect, Olthuis is always looking for the best balance between design and product. “Perhaps it’s because of my background in industrial design,” he explains. “Corian allowed me to realise the building exactly as I had envisaged it: with a seamless appearance and without distracting details such as eaves, window frames and roof overhangs, all things that take attention away from the real essence of the structure.” The ‘curve appeal’ of Corian has been used in this project for both horizontal and vertical, interior and exterior surfaces, from sunscreen casings to kitchen countertops. The effect is at once pure and minimalistic, while also being strikingly unusual. With such a large amount of Corian

Here, Koen Olthuis has designed an impressive kitchen island with cantilevered breakfast bar, again seamlessly wrapped in this malleable material. “Corian is resistant to water, acidity and high temperatures, and is therefore well-known for being perfect for

a kitchen,” he says. The faces of kitchen cupboards have also been formed from the same sleek and sophisticated surface. In chic contrast to the smooth finish of the Corian surfaces, various panels within the design have been fitted with a soft padding effect.

The sound of music Siniat has supported the technical development of an innovative acoustic insulation system for a lively, new music destination in the heart of Cardiff city centre, ensuring the best sound quality for audiences while respecting the needs of the local community.

T

he Grade-II listed Tramshed in Grangetown, Cardiff has been given a new lease of life. Thanks to a programme of specialist construction works, the Victorian structure – a former central maintenance depot for the city’s trams and buses – is being transformed into a vibrant, new community hub in the heart of the city. Following DS Properties’ purchase of the Tramshed from Cardiff City Council, works began in 2015 to convert the previously vacant depot into a multi-purpose space

which will eventually offer commercial offices, a 40-seat cinema, a cafe-bar, a 1000 person-capacity live music venue and studio flats on a new first floor. Siniat worked alongside DS Properties and Manorcraft Interior Systems to develop an innovative, acoustically insulated enclosure for the new music venue.The Tramshed is located in a quiet residential area of the city so the challenge was to ensure great acoustics for acts performing at the venue, while reducing to an absolute minimum any noise nuisance for surrounding residents.

First constructed in 1902, the Tramshed is a large industrial building with brick external walls and a metal angled trussed roof.The new acoustic insulation system for the music venue needed to be sufficient to cope with noise levels in excess of 100 decibels from live bands, while working within the context of an historic structure not well suited for noise absorption.

Thinking inside the box The solution came in the form of an acoustically insulated drywall ‘box’ which could house the venue internally within the building. High-performance drywall structures are very heavy and the existing building did not provide the structural framing to support this kind of system. Siniat therefore worked with the project architect and structural engineer to develop a hot rolled steel cradle frame which could support its weight. Three layers of Siniat 15mm GTEC dB Board – a specialist, dense plasterboard which offers superior acoustic performance – were applied to the steel frame and held in place with GTEC Acoustic V Braces and

Twin GTEC C Studs to form the internal face of the enclosure. This twin frame partition system minimises sound transmission while also offering natural resistance to bowing, bending and insect infestation.The use of heavy acoustic insulated boards also helped the project team to meet the strict fire regulations for a venue of this kind. The triple boarded partitions provide 120 minutes of fire protection. A 90mm independent stud frame with glass wool insulation and three layers of Siniat 15mm GTEC dB Board was then installed along the inside face of the venue’s one external, single skin brick wall to prevent any sound from breaking out into the street running parallel to the building. To form the ‘lid’ of the box, a suspended Siniat Mass Barrier M/F Ceiling system was specified to ensure high acoustic performance while also providing a void area for MEP services. The acoustic performance of any insulated partition is only as good as that of its junctions and abutting structures. Particular

Chris Morton, Managing Director at Manorcraft, commented: “The Tramshed was a challenging job, from both a technical and a practical perspective. We were required to work to very tight timescales to ensure that

the venue would be ready to open its doors in time for its first gigs. “However, the diversity of Siniat’s product range ensured that we were able to meet the high acoustic performance required of the venue and Chris Norris of Siniat was on hand throughout the construction works to provide technical support and advice. His expert knowledge was invaluable to the success of the project.” The music venue opened its doors for its first gig with Irish band, Hothouse Flowers, in November last year to great acclaim. Hothouse Flowers fans praised the sound quality of the new venue, while no complaints were received from surrounding residents.

A film studio also needs whisper quiet air conditioning and the installation helps achieve the best environment for creativity. “The building is home to a number of photography companies, a production house, a fashion PR company and a high end retouching studio, so they need a comfortable, creative space,” explains Lewis English on behalf of 361 Degrees. “For the filming in particular, they also need quiet solutions from the heating and air conditioning and this is where the Mitsubishi Electric systems have proved their worth, with units through all four floors of the building.” City Multi heat pump air conditioning system was used as the main heating and cooling solution with a combination of wall mounted and exposed ducted fan coil units in the varying rooms throughout the refurbished building. The installation of a Lossnay heat recovery ventilation system also means that energy is recovered from outgoing stale air and transferred to heat up the incoming fresh air, keeping the building comfortable for occupants in an energy efficient way. “At the same time, because it’s an older building, heating is crucial in the winter months and with the system now in place, both the building owners and the designers love the solution we’ve come up with,” adds Lewis.

There are over 3000 different powder coating shades available today, provided by RAL Classic, RAL Design, BS and NCS ranges. There are also non-standard and bespoke colours, made to the client’s specification by the major powder manufacturers. Colour swatches, on metal, are invaluable as a shade cannot be adequately represented in print or on screen. Powdertech now offers a free Colour Library, mailed out to clients. This is a folder, pre-populated with a selection of swatches which will be added to on a regular basis throughout the year with the facility to order individual samples. Colour Library provides clients with a handy reference tool for colour selection and matching, and for noting shades and tones used in different projects. Matching an existing colour is not always

as easy as it might seem. The majority of colours have a reference code but the actual shade may differ between manufacturers, or appear different depending on the underlying metal substrate. We work closely with clients to find the required shade and manufacturer, often including spraying sample panels of the client’s actual material to ensure an acceptable match. As an integral element of our world, colour has always played an important role in the lives of human beings. Our perception of the environment and its colours have a psychological influence on us and communicate important information. Colour is more than decoration, and colour choice goes far beyond the need to follow a trend.

At Powdertech we believe that assisting our clients with the colour and texture choices they are making is part of the role of a professional powder coater. The choice of colour should always be approached with interest and insight. Colour psychology tests show strong links between colour and mood. Although colour preference is a personal choice, most people react in a similar way to certain groups of colour. We are relaxed and calm in a green or blue room whereas red stimulates a faster heart rate and breathing. Brown is regarded as reliable and trustworthy whereas yellow, the most difficult colour for the eye to take in, enhances concentration as well as being attention seeking. Colours emphasise shape and design to different degrees. The choice of colour is often integral to the design. White will enhance decorative embellishments whereas a dark shade such as midnight blue will define sleek curved lines. JOI-Design navigates design waters Hamburg-based interior architecture studio JOI-Design found plenty of inspiration in its own back (dock)yard when designing 41 spacious, well-appointed holiday apartments for the recently-opened Hapimag Resort.

rawing upon its insider knowledge about the vibrant, style-savvy locale of the downtown residences amongst the historic brick warehouses of the Alster River canals, the design team created a concept that contrasts Hanseatic chic with rough harbour flair.

Rugged yet refined Vintage furniture classics, handcrafted accents, and elegant textiles woven from natural fibres sit alongside robust ropes, nautical motifs, and vintage oak floors, resulting in a cosy yet modern haven that avoids pastiche.The concept reflects the cosmopolitan nature of Hamburgers mixed with the comfort of a home away from home. Splashes of sunny yellow on lobby lounge chairs and port hole ‘frames’ above the reception desk perk-up the space’s anthracite and grey palette.A variety of seating options provide inviting nooks for guests to linger with friends or work comfortably at individual computer stations without feeling isolated. Black pendant lights hung from anchored cords, rope buoys used as decorative accents, a timber chest that might have held

nautical charts, and a wooden table crafted from re-purposed shipping boxes evoke the industrial fittings of the vessels calling at Hamburg’s port.

backsplash that depicts blue, hand painted ships at sea. Offering further expressions of the seafaring culture is a brass-trimmed steamer trunk holding dinnerware and cutlery, and a rustic, iron frame dining table whose top resembles a timber shipping container emblazoned with the caution “handle with care”. A focus upon wellness and comfort shapes the mood of the bedrooms. Warm hues of fawn and honey create a quiet, soothing atmosphere, with soft fabric curtains, a natural sisal rug and a leatherlined bed-frame that establish a sense of tranquillity next to the clean white joinery and the enveloping deep blue of the walls. Plenty of storage space ensures clutter can be kept at bay to emphasise the feeling of spacious calm. Not only a place for relaxing, the timber bench holds a secret with a hinged seat that reveals a nook for stashing linens, while a dressing table is perfect for grooming accessories and a wardrobe and an expansive closet area contain assorted shelves, drawers and hanging space. A rope swing has been charmingly interpreted as a nightstand – a reference to the numerous rope turners who toiled in the warehouses long ago – and above the headboard is the neighbourly, low German greeting “moin moin” that can often be heard on the streets of Hamburg. G

reen roofs have come a long way as genuine construction options. Understanding of how they work plus training and installation expertise means that failures are now very rare.Technical advances and quality of the materials used has also contributed. Nevertheless, green roofs, and derivative brown and blue roof solutions, remain a complex area and there are plenty of issues to consider for a risk-free and enduring solution. Indeed, opinions still vary enormously and there are no hard and fast rules. Poor design and the wrong waterproofing membrane for the chosen application, combined with a sometimes cavalier attitude to additional penetrations through the roof structure, were common mistakes, as was bad or insufficient irrigation. There is a significant difference between a green roof that fails because it cannot sustain the desired vegetation cover and one that leaks, compromising the building below. Both can be rectified; but tracing and repairing a leak, or replacing a failed waterproof layer, will be a far more complex and costly exercise. Today green roofs can be designed to meet a wide variety of commercial requirements and generally fall into three categories – Extensive, Semi-Intensive and Intensive. Each has a progressively deeper growing medium, up to a metre in depth for Intensive types, with differing maintenance and irrigation requirements. These in turn have different weight and structural considerations and require different roofing solutions.The waterproof membrane is critical here, and there are a wide range of products available covering the latest liquid applied systems, hot melt, mastic asphalt and numerous built up systems. And each has different application requirements.

On top goes the root barrier, insulation, drainage layer, particle barriers, the growing medium followed by the planting scheme. With so many variables each influenced by different factors, from the structure of the roof deck and depth of the growing medium, to prevailing weather and storm water management, expert input to select the right solution is essential.

When selecting a contractor look for an appropriate track record, but also expertise at the design stage. Evidence of proper training (many waterproofing products still require skilled hand application), product knowledge, the depth of relationships with manufacturing partners, contractor checks and guarantees, should all be examined. Competent contractors will conduct this phase as a matter of course; nevertheless, site managers should check that comprehensive testing is conducted properly. Repeat testing, once follow on trades are complete and prior to the build-up of subsequent planting layers and finishes, will ensure a fault free installation.

In London, especially where construction space is restricted to the footprint of the building, a new flat roof is all too tempting for storing construction materials and these are literally craned up by the pallet load. Remember, the membrane may only be a few millimetres thick, so it is easy to tear up, puncture or rip, hence the double test procedure described. Effective site management limits accidental damage, but we prefer not to take chances and advocate rubber mats and 20mm ply to provide a temporary protective covering until the final built up layers can proceed. With planting finished, it is crucial that access is restricted and irrigation is continued until the roof takes properly or until the point of handover when appropriate guidance on irrigation and maintenance should also be detailed. A 12-month follow up visit, something that should be included as standard, will help to pinpoint issues and any maintenance shortcomings.

A key step to minimising risk is to engage with the installation contractor, and where necessary the roof system manufacturer, at the earliest stages of a project, before construction commences. On new builds this may have to wait until the main contractor is appointed, but the earlier the better. In this way the project benefits from expert input as the design is developed. It also affords full understanding of the roof structure, drainage, penetrations, upstands, parapets and plant, so that an appropriate waterproofing design can be developed and potential issues can be identified and plans modified.

There is strong justification for making the capital investment in appropriate toilet facilities

Venues can increase their share of a multi-million pound market by making the toilets more accessible.

S

o claims new research, reinforcing a theory presented by the market leader in toilet assistive technology at home and away, Clos-o-Mat. The research, undertaken by Disabled Access Day with Euans Guide, highlighted that having an accessible toilet was the second highest influencing factor for respondents, with 80% of those surveyed listing it as important. “We go to the toilet on average eight times a day, so the chances are if you’re visiting somewhere away from home – whether a simple trip to the shops or a day out – you will need to make use of washroom facilities,” explains Robin Tuffley, Clos-o-Mat Marketing Manager.“Research also shows that for the quarter of a million plus people who need the help of a carer, or many of the six million people with bowel issues, conventional accessible toilets are not appropriate.They need extra space, and/or equipment.They represent a significant number of the 11 million people registered disabled in the UK, who spend over £200bn a year!

Designing a couple of extra fittings into a space will ensure wheelchair-accessible toilets are fully compliant, not only with user requirements and Building Regulations, but equality law too. Under current Building Regulations Approved Document M, toilet accommodation needs to be suitable for ‘all people who use the building’. But conventional accessible toilets, as the Document recognises, do not meet everyone’s needs – potentially millions need more space and equipment. And under the Equality Act 2010 (replacement to the DDA), providers are required to make reasonable adjustments to the built environment that would otherwise place someone at a substantial disadvantage, and make those adjustments before they are demanded.

Installation of an adult-sized changing bench and hoist into a wheelchair-accessible toilet helps ensure more inclusive compliance. And, often, no extra space is required: a wall-mounted changing bench will fold flush against away, and the hoist is ceiling mounted. Explains Kelvin Grimes, Project Manager at Clos-o-Mat: “For millions of disabled people, conventional wheelchair-accessible toilets aren’t suitable, as they need a carer to help them. So they are faced with stark choices: they don’t go somewhere, cut their trip short, or have to lie on the toilet floor to be changed. “In an ideal world, the space would be bigger – at least 12m2 but we need to be realistic. If the required 12m2 can be allocated in addition to a conventional wheelchair accessible toilet, and an ‘all-singing’ Changing Places assisted accessible toilet included, that’s great, but a fair compromise is to adapt the wheelchair accessible toilet and at least put in an adult-sized changing bench.You wouldn’t expect to change a baby on the floor, so why a child or adult?”

Options for architects With such a high demand for internal and external bifolding and straight sliding doors, in both domestic and commercial settings, many architects are continually challenging themselves to come up with designs that are getting ever closer to the ‘cutting edge’. Cavity wall water evacuation where a conventional weep won’t fit? Water retention within cavity wall masonry can affect the thermal performance and life of a building fabric. Masonry walls and features should be able to return to a dry status swiftly, and to achieve this masonry must be able to drain. The thermal conductivity of a masonry skin depends on temperature, density and its moisture content. When a material becomes wet, conductivity of the material increases because water is a better conductor than air. When calculating heat loss of an external skin, consider the effect of it remaining wet longer than it could. Water can usually be drained out of the structure using conventional caviweeps. But when constructing Ashlar walling, or features where the perp and bedding courses are fine, there can be insufficient space, and an alternative is required. Making provision for masonry to drain and swiftly return to a dry status minimises

potential of localised external staining and benefits thermal performance. Where the masonry configuration prohibits using conventional weeps, pyramid weeps provide a solution. Pyramid weeps are a modern version of masonry bleed straw. Letting ‘the wall bleed’ using Devon reed straw within masonry mortar beds was the forerunner to today’s cavity wall weep. It acted as a conduit through which moisture and water could flow. Unfortunately, the reed straw had a finite life. The pyramid weep is moulded from

PVCU that will not rot or decay. It is triangular in shape for strength. Pyramid weeps are not intended as a substitute for conventional weeps, but for use where a conventional weep cannot fit. Stop downloading and start streaming – hot water on pay as you go Storing hot water can cost a lot more money than using on-demand heating appliances. The fuel bills can add up to seriously significant sums of money in fuel bills for light commercial sites such as restaurants, retail outlets, school’s catering, leisure centres or any one of the numerous other possible applications. Stored hot water can find it difficult to cope with demand as the recovery times can be longer than the period of time in use. The length of time this type of product has been on the market has ensured the industry to think hot water storage systems are a sustainable option. Ceilings prove a multi-acting medicine A wide variety of ceiling systems from Armstrong have proved just the tonic for a ground-breaking new medical research centre.

ore than half a dozen different solutions, including wall-towall systems, rafts and linear baffles, were specified by architects NORR for the National Biologics Manufacturing Centre in Darlington, County Durham, which was opened by Jo Johnson, Minister of State for Universities and Science. Developed with a £38m investment by the Government as part of the Strategy for UK Life Sciences programme, it is used for conducting research on biologic products by promoting collaboration between academia, the NHS and industry. They were selected by regular Armstrong specifiers NORR, who handled Stage 4

onwards detailed design and full technical delivery to completion, for an equally wide variety of reasons, with particular challenges being the short timescales for a heavily serviced building (it was a 15-month build), aesthetics and services. A NORR spokesman, who was taken by Armstrong’s Architectural Specialities team to Paddington Station to see Armstrong V-P 500 baffles in service, said:“The Armstrong systems were specified for the look of the ceiling, the excellent pre-specification service, the fact they are a great product, and that they have been used on similar buildings of quality. “They play multiple parts in the project, from adding interest to a 7m high ceiling, providing easy access and maintenance, acoustics and reducing air intake as the baffles are used to assist the M&E strategy.” The centre is managed by the Centre for Process Innovation (CPI) which provides guidance to companies to develop new products and processes from concept to finished product. It uses applied knowledge in science and engineering, together with sophisticated development facilities, to enable clients to develop, demonstrate, prototype and scale-up the next generation of biologic products and processes. The NORR spokesman added: “The client is very happy with the Armstrong systems. RECYFIX MONOTEC drains car park at Western-SuperMare’s Travelodge Hauraton introduced the RECYFIX MONOTEC – its new high-capacity channel system – in January. Weston-Super-Mare’s new Travelodge is the first to install this system in the United Kingdom. The MONOTEC channels installed in the Travelodge’s 47-space main car park have a nominal grating width of 100mm, an overall height of 380mm and are suitable for a loading category of up to Class D400. The channels provide a cross section of 355.5cm2 and have a high attenuation volume. The RECYFIX MONOTEC 1m long channel component is of a sturdy monolithic design, where the HEELSAFE grating and the tongue and groove linking system are integral to the channel moulding. The whole unit is made of tough, virtually unbreakable polypropylene (PP), formulated

to be very resistant to daily temperature fluctuations from frost conditions to strong sunlight, including the Ultra Violet (UV) spectrum. PP is naturally resistant to deicing salt. Complying with the requirements of EN 1433, the PP is given its UV resistance by adding just sufficient carbon black as a stabiliser so that the structural strength of the material is unaffected and a consistent appearance is maintained.

MicroPro protects mountain boardwalk RTD Crawford MicroPro treated timber has been used for one of the longest wooden boardwalks in the world in Northern Ireland. Cuilcagh Mountain Park, in County Fermanagh, is a ‘Wetland of International Importance’ as designated by the Ramsar Convention as well as a Special Area of Conservation (SAC), an Area of Special Scientific Interest (ASSI) and a Natura 2000 site.

hen the next stage of development for this area was planned, one of the longest wooden boardwalks in the world, it was vital that the timber used would be of the highest quality and an environmentally-sound choice. Local company, RTD Crawford, was ideally suited to supply the MicroPro treated timber, with the new MicroShades brown colour additive, to fulfil the specification for this 1.6km boardwalk, as it is the only producer of MicroPro treated timber in Ireland. MicroPro treated timber was used throughout the project to protect the boardwalk from difficult weather conditions and to protect the sensitive environment of the park. The boardwalk provides visitors with breathtaking views of the area with the most impressive site being Lough Atona, a lake nestled at the foot of the mountain which was carved out by a glacier during the last ice age, approximately 13,000 years ago. RTD Crawford is located on a 44-acre site in the heart of Lisbellaw in County Fermanagh. The site is home to a modern timber milling facility, producing planned timber for all end uses. New church uses both divine and diffused light Trinity Methodist Church first opened in 1938 and created a landmark on a prominent site in East Grinstead, Sussex. CPL Architects of Eastbourne, who designed the more recent community halls, were also commissioned to design the newlyopened church building.

This multi-purpose facility is a welcoming and inspiring place with an increased capacity and flexibility for new expressions of worship, and for use as an entertainment and performance venue. Its modern, clean lines and striking appearance have created a new enhanced focal point in the neighbourhood. An important feature is the use of highly insulating Kalwall translucent cladding. Disruption avoided thanks to Sika Sarnafil church roof refurb Severe rainwater leaks in the auditorium at Bracknell’s Kerith Community Church were causing problems for those using the building. Having already completely reslated the roof once before, the Kerith Centre management team knew it was time for a change, with the help of Sika Sarnafil and Owlsworth Roofing.

Kerith Community Church’s imposing auditorium space sits below a pitched, fanshaped roof structure. Due to its unusual shape, a certain type of rain coming from one particular direction would breach the combination of slates and lead-lined gutters, resulting in water landing on the very centre of the auditorium stage. Architects Allen Associates decided that a seamless, durable single ply solution would suit the project. Allen Associates, alongside successful tenderer Owlsworth Roofing, chose a Sarnafil Plus roofing system thanks to the wide ranging support services it offered and Sika Sarnafil’s high-performance products. Working alongside Owlsworth, the Sarnafil Plus technical team created a bespoke specification for the pitched

roof – a fully adhered system including Kingspan insulation, Sarnavap 5000E SA (a self-adhered vapour control layer), and Sika Sarnafil G410-18ELF lead grey membrane. The scope of works involved the complete removal of all slates, battens, counter battens and insulation, all secured to the slope with wide range of fixings. Southwark Council has invested £326m into ensuring every one of its homes is warm, dry and safe by 2016. At the Four Squares Estate, in Bermondsey, Sika supplied a total corrosion management solution during the £12.9m regeneration of four housing blocks. Contractor Barwin and Sika carried out onsite trials using Sika Ferrogard 903+, demonstrating its ability to penetrate the concrete, reach the steel and restore it to a state of passivity. he most used man-made material on the planet is concrete. Construction projects small, medium and large have all used concrete in one way or another. However, as evidenced from crumbling infrastructure and structures the world over, the quality of the concrete can determine whether a project is truly viable or not. For instance, building a bridge with a lifespan of 50 years is not economically viable considering the cost of initial construction, eventual repairs, and the likelihood of early replacement. Where possible, it creates huge disruption to the local population.The longer these structures can last the better. Concrete can deteriorate under certain circumstances, such as: Chloride attack/corrosion of steel reinforcement; Sulphate attack; Alkali aggregate reaction (AAR); and Freeze/thaw cycles

That being said, the most adverse influence of concrete durability involves the transport of fluids through the concrete. Water continues to damage or completely destroy more buildings and structures than war or natural disasters. Of course, concrete does

have water resistant capabilities, but is at risk to water penetration.Thus, a waterproofing barrier is a must to lower the permeability and increase the durability of concrete. To do so there are a few options in creating a concrete waterproof barrier, including: Crystalline admixtures; Water repelling admixtures; Densifying admixtures; Densifying admixtures and water reducers; and Surface-applied membranes.

Internal/external membranes More times than not, the selection is narrowed down to the surface or externally applied membrane and the internal membrane using crystalline technology. The external membrane is a material that provides a barrier around the concrete structure in order to prevent the passage of water. Externally applied membranes are the traditional waterproofing method, but have limitations that include tears, punctures, deterioration over time, and installation errors. If any of these situations take place, repair can be impossible because the membrane is not accessible through the concrete and it is hard to find the failed area that needs to be fixed.This ends in replacement which takes a great deal of time and costs considerable money, if it is at all possible. An internal or integral waterproofing membrane is one that performs its function within the concrete as opposed to on the surface. This is the technology behind

Permeability Reducing Admixtures (PRA). The admixture becomes a permanent solution as it is part of the concrete mix and lays dormant in the matrix until it comes in contact with moisture where it develops needle-like microstructure to stop the flow of moisture. Furthermore, in North America the concrete waterproofing industry redefined their terminology a short time ago in a way which helps to clearly understand the differences between admixtures. In fact, American Concrete Institute’s (ACI) 212.3R10 Report on Chemical Admixture document devoted Chapter 15 to Permeability Reducing Admixtures that outlines PRAH and PRAN classifications. Permeability Reducing Admixture – Hydrostatic Conditions or PRAH products are sufficiently able to resist water under hydrostatic pressure penetration and are suitable for watertight construction. Conversely, damproofing admixtures are now referred to as Permeability Reducing Admixture – Non-Hydrostatic Conditions or PRAN. A prestigious apartment development in East London has been completed with a stylish metal roadside railing. Caspian Wharf, developed by the Berkeley Group, sits on the banks of the Limehouse Cut Canal and comprises a mix of studios, apartments and penthouses, all with a private garden, balcony or terrace. Main contractor, Allston Construction, appointed steel fencing manufacturer, Zaun, to supply and install its Bushberry railings and gates. Portakabin’s short film on building project at Royal Stoke Hospital Portakabin has produced a short film about how a highly complex, 4200m2 ward and theatre building was constructed at Royal Stoke University Hospital in less than four months.The video is a fly through the £13.5m building showing the clean air theatres for all orthopaedic procedures, recovery room, ward bays and single ensuite rooms. It features interviews with a director of the University of North Midlands NHS Trust and one of the ward managers.
