Comar 7P.i CDE commercial door Comar Architectural Aluminium Systems, part of TPG (The Parkside Group), has announced the launch of Comar 7P.i CDE, a commercial swing door with electronic locking that now holds a Secured by Design licence.
T
he Comar 7P.i CDE is an electronic lock option for the thermally broken commercial swing door range, which offers access control integration for both single- and double-leaf doorsets. Secured by Design Homes 2016 requires that occupants, of a residential building with 10 or more distinct dwellings, must be able to remotely control the main entrance door
from their apartment to allow access to known visitors. The Comar 7P.i CDE is ideal for multi-dwelling apartment applications, where the electronic lock sits in with most access control panels and includes panic exit hardware options. The solution can also be used in all matter of public buildings where occupant safety is required, such as health, education and other public buildings.
Comar specifiers and fabricators can be reassured by Comar 7P.i CDE’s secure, flexible design options. Achieving PAS 24:2016 in doubleleaf swing doors is particularly challenging to pass on a test, as the doors resist a 4.5kN loading as well as a manual attack test. Double-leaf doors are often called for on residential buildings as they allow facilities teams and occupants ease of access for bulky objects such as furniture, yet still provide uncompromised security and convenience for dayto-day access; where only a single leaf is commonly used, the Comar 7P.i CDE provides this solution. Comar 7P.i CDE has been added to Comar’s BSI Kitemark for enhanced security which incorporates testing to BS 6375 Parts 1, 2 and 3, for a high-traffic entrance door.This means that the Comar 7Pi CDE has been tested and certified to 50,000 open and closing cycles, which is a requirement of the Secured by Design licence. The Comar 7P.i CDE lock uses magnetic triggers, located in the keeps, tripping the sprung loaded locking points, which snap ‘locked’ almost instantly when the door is closed.This provides a ‘fail locked’ environment that immediately protects a vulnerable resident returning home, even in the event of a power failure or vandalism. Not only does the Comar 7P.i CDE integrate with access control systems, but it also has been tested with the FUHR’s Panic Exit crash bar, helping designers meet fire safety demands while providing PAS 24:2016 level of security and high traffic resilience. Comar’s lever door handles also integrate with the lock, their operation manually reloading the sprung mechanical locking points. Together with the magnet triggered instant locking, which helps prevent criminals following occupants into their building, the Comar 7P.i CDE offers unparalleled functionality. Comar 7P.i CDE has a comprehensive range of accessories, available direct from Comar, including a remote-control key fob, a wireless push pad and hardwired switches. The Comar 7P.i CDE also presents advantages in fabrication, including the need for only four machined ‘pockets’ in the lock and keep stiles, plus a one-piece lock, thereby speeding up assembly times and reducing workshop errors. A single cable provides the lock with power and signal simplifying the routing in the frames.To cater for structural tolerances on site, adjustable raised keeps are available to ensure the locks engage correctly. 8 www.comar-alu.co.uk

Clement replaces steel windows at Grade II Listed Old Marylebone Town Hall
Clement Windows Group has replaced the original steel fenestration at the Old Marylebone Town Hall, recently leased by the London Business School from Westminster Council on a 35-year renewable contract.
T
he iconic building, which also houses Westminster Registry Office, has hosted the nuptials of Sir Paul McCartney, Liam Gallagher and Antonio Banderas. In order to increase teaching facilities by 70%, the building has undergone a major £60m refurbishment, and Wates Construction was chosen as the main contractor to undertake the challenge of joining the two iconic buildings in an eclectic mix of the traditional and contemporary. The new building, designed by architect firm Sheppard Robson, is named the Sammy Ofer Centre in honour of the late Sammy Ofer KBE, a celebrated entrepreneur and philanthropist. Clement EB24 steel windows with genuine T bars were specified to replace the original fenestration as sympathetically as possible, but with the advantage of multi-point locking.The slim 24mm frames of EB24 steel windows meant planning the right glass specification was a highly complex task and different combinations of panes were chosen for the various windows.

The specified glass included SunGuard which combines solar control with a high light transmission and low E performance as well as acoustic laminated glass for achieving the desired sound requirements. Dave Nott, Project Director at Wates Construction London, said:“With Old Marylebone Town Hall, one of the challenges we faced was the introduction of a contemporary glazed link between the council house and the annex building while conserving the period features of such an iconic landmark. Clement’s windows provided the 1920s appearance, while bringing all the benefits of a modern window; a look which perfectly matches these historic premises.The Clement team were great to work with and any issues were resolved promptly and of course the windows look fantastic!”. Excell Trade Frames installs windows at multi-million free school development REHAU’s TOTAL70 window profiles, installed by Manchester’s Excell Trade Frames, have been chosen for a brand-new free school in Manchester, which will provide education for up to 100 young people in the area with special learning needs.

he Pioneer House High School has been built on the site of the former Piper Hill High School in Wythenshawe.The whole site has been reorganised through demolitions, refurbishment and new construction as part of a £3.6m scheme.The new single-storey school building delivers a vibrant and safe learning environment for students aged 11 to 19 and features an interesting mix of materials from contemporary aluminium to traditional timber. Manchester-based fabrication and installation company Excell Trade Frames won the contract to manufacture, supply and fit the PVC-u windows required for the Pioneer House project. Excell has an exceptional reputation in the North West for making and installing high-quality REHAU windows and doors to the highest specification at its factory in Worsley. Eddie McGrath, Commercial Manager at Excell, said:“The design for Pioneer House High School required approximately 110 PVC-u casement windows and full-height screens, to provide the building with lots of ventilation and natural light. Windows made with REHAU’s TOTAL70 profile were perfect for the job as they would provide a flexible, long-lasting, low-maintenance solution

Eddie continued: “To win the contract for the school and make our offer stand out, we developed the design brief further by recommending a smooth anthracite grey laminate finish for the PVC-u windows, to seamlessly match the smooth finish of the aluminium doors already specified.” To simply customise the look of the TOTAL70 profiles, laminates – such as the increasingly popular grey tones which mimic the modern finish of aluminium – are a particularly costeffective, no hassle solution.All REHAU highperformance foil finishes are durable, scratchresistant and can be easily cleaned, so they look newer for longer.The laminate is also resistant to UV light, heat and the weather so the colour won’t deteriorate or fade over time.

With the Excell factory located just seven miles from the Pioneer House school site – and coupled with a flexible approach and quick delivery times – Excell Trade Frames was certainly a good fit for the Pioneer House project. Highs and lows of student life
GEZE products are giving students access to the highs and lows of student life in a development which incorporates a 21-storey tower block and three low-rise residences.
C
hamberlain Hall – part of the University of Birmingham’s Vale Village scheme – saw the replacement of the 50-year-old Eden Town, known as High Hall and its associated wings, with new purpose-built accommodation. It provides a home-from-home for 725 students in either en-suite study bedrooms in clusters of five or six, which share a kitchen/ lounge – or self-contained studios. Specified by Tuscan Architectural Hardware, GEZE products were used throughout the development. Every bedroom and circulation door, more than 800 in total, is fitted with a TS 3000 EC.This surface-mounted door closer has a low opening force, requiring less energy to open it, making it a great choice for an educational building. It adheres to the strictest safety standards, and not only features an adjustable hydraulic latching action, closing force and closing speed, but also incorporates a sleek guide rail rather than an obtrusive arm to make it a safer choice for residents. Kitchen doors were fitted with the TS 4000 EFS – a pinion-toothed door closer with free swing arm function which enables people to go through the door while applying little physical force once the door has been initially opened. It has an electro hold-open function which ensures safe closing of the door in an event of a fire. TS 5000 E closers were fitted to lobby doors. They are fitted with electromechanical hold-open devices which are released in the event of a fire closing the door safely.The TS 5000 E is suitable for doors up to 1400mm in width and has

adjustable closing force, size EN 2-6, adjustable closing speed, hydraulic latching action and hydraulic back check. 15 GEZE Slimdrive EMD-F electromechanical swing door operators were fitted to entrance doors and rooms for disabled students. They are almost silent in operation, with the capacity to move large and heavy, singleleaf doors with ease. The Slimdrive EMD-F operators are extremely durable which means that they are the ideal low-maintenance solution for areas of heavy footfall such as student accommodation. Students living in the tower benefit from lakeside views across the Vale, a Grade II historic park and garden, and those on the upper floors enjoy vistas right across the city.The three lowrise blocks have been designed to sit at an angle maximising views across the Vale. Smart work at UCL Following a six-month period of intense activity, in January 2017 the last window was installed in University College London’s (UCL) Christopher Ingold Building, representing the successful completion of a major refurbishment programme.
T
he work was commissioned due to the increasingly poor performance and energy-inefficiency of the building’s original single-glazed windows which did not meet the standards of the sustainability-led university. Although the building, which houses UCL’s Chemistry Department, is not listed, it is located within the Bloomsbury conservation area, and so the UCL project team specified that the replacement windows should closely match the original design. After an exhaustive tender process, the fenestration fabrication and installation contract was awarded to Heritage Window Systems (HWS), one of Smart Architectural Aluminium’s specialist partners, who worked closely with both the university and the other members of the project team. Some 600 Smart Alitherm Heritage windows were installed, together with Smart Wall screening and commercial doors for the entrance, and Smart’s MC 600 curtain wall system for the building’s main facade. 30 oriel bay windows were replaced on both the front and rear elevations, each five storeys high, with a further 150 windows installed in the building’s courtyard. Developed to precisely match the slim profiles of traditional steel windows that
are a feature of many heritage projects and listed buildings, Alitherm Heritage nevertheless delivers the exceptional thermal performance associated with modern aluminium systems. As much of the project was carried out in term time, the installation teams worked to a meticulously planned programme to keep disruption to the department’s staff and students to an absolute minimum.Two pilot installations were completed prior to mobilisation, both to test the installation process and gain approval on the finished units from the client. Having successfully completed that stage, full installation began; the windows were replaced in sequence, with each of the building’s individual laboratories completely refurbished and thoroughly cleaned first, before other works were carried out. Chris White, HWS’ Commercial Director, explained some of the project’s complexities: “In terms of matching the original window profiles, it was critical that we maintained the original sightlines for the oriel bay windows.We, therefore, worked closely with Smart’s technical team to design a very narrow corner post detail with ‘glass-to-glass’ corner joints, as well as the projecting fins that separated some of the original windows.The result was an almost exact match to the original design.
“We were also very aware that we were working in a hazardous environment, with gas taps and chemicals throughout the laboratories. However, by working in very close partnership with the university and the main contractor, Sykes & Son, we were delighted to complete the project on schedule and to the satisfaction of the client.” Joe Nolan, UCL’s Estates Building Manager, said: “With student experience and the creation of comfortable working environments being one of our key priorities, we are pleased to have already received reports that the new windows have had a positive effect on the running of the department. Privacy on demand for Four Degree Whisky Lounge Situated in the vibrant South West London stands Four Degree, a contemporary Japanese restaurant with a modern European twist. Recently featured on the popular Channel 4 reality TV show, Made in Chelsea, Four Degree really is the place to be for exquisite cocktails and fine dining.

ow home to the UK’s first Macallan Whisky Lounge, the restaurant’s interior design demanded a highquality touch for its valued customers. ESG was commissioned to supply the LCD privacy glass needed to create a floor-to-ceiling wall partition between the Whisky Lounge and the restaurant space. For a space, which demanded elegance, quality and privacy, ESG switchable glass was the optimum choice. By utilising its latest 12mm LCD privacy glass with a grey switchable tint, ESG manufactured a total of 20m2 at its UK facility before one of the company’s preferred installation partners installed the glass partition between the two spaces. The minimalist, frameless design was achieved by installing a minimal 25mm depth top and bottom track to hold the glass which allows an
unobstructed view into the lounge showcasing its fantastic whisky displays. The complete installation was powered by just one of the glass merchant’s ESG-4K controllers and a wall-mounted, wireless switch. All electrical systems were fitted with no visible wiring and bus bars providing a clean, aesthetically-pleasing finish. Each switchable panel hosts a high-clarity film situated between two low-iron glass panels. By producing near-zero haze, the glass walling will easily allow natural light to flow throughout the lounge, while also blocking 99% of UV rays. At the touch of a button, the glass can effortlessly change from uninterrupted views across the restaurant to instant privacy. In approximately 100 milliseconds the Whisky Lounge can be turned into an intimate space for whisky lovers, private parties and valued clients.

No excuses – fire safety now has to be construction’s highest priority

Last summer, after decades on the sidelines, fire safety was finally centre-stage – for the worst possible reasons.
G
renfell was a national catastrophe – one of those traumatic moments that scar a generation and ensures that, for better or for worse, things will never be the same again. It’s a tragedy that it took a disaster on that horrifying scale to make us sit up and take notice. But we’re now faced with a once-in-a-generation chance to drastically improve fire safety standards throughout construction – and in our own sector, glass and glazing, we can start with the most basic fire safety product of them all: fire doors. It’s an undeniable fact – fenestration’s attitude towards fire doors has been shockingly poor in many cases. It’s frighteningly common for manufacturers to fire test their door components separately, rather than testing the completely assembled doorset. That can lead to products with FD30 ratings that only last a fraction of the time they’re supposed to. At West Port, the company has come across manufacturers offering FD30 fire doors that fail in under 15 minutes, which is simply unacceptable. It’s vital that this changes. Businesses need to put aside any thoughts of profit, margins and getting the edge on the competition – this is about people’s lives.

Architects, local authorities, house-builders and others must demand better from their contractors. And product manufacturers and installers have to enshrine health and safety as their highest priority. Every door component must be tested as part of a complete doorset. And the 30 minutes in FD30 has to be seen as a bare minimum, not a target. In a fire, seconds count – and that means every manufacturer has a moral responsibility to make their fire door products as good as they can possibly be. Subjected to rigorous testing by both Cambridge Fire Research and BRE, West Port’s own FD30 fire door managed to withstand temperatures in excess of 800ºC for 42 minutes, seven seconds, or 40% longer. West Port is also now able to offer an FD60 door. The company wants to encourage other manufacturers to follow suit – to dedicate themselves to producing fire safety products that offer the most outstanding fire safety performance, and give people the best possible chance of escaping fires unharmed. That will take hard work and investment. But together, as an industry, we can help make the built environment a safer place.
