I
was going to start this months’ comment on the news of the cancellation of the BSF project, but having re-written this several times as the story unfolds, I’ve decided to not mention it at all. Ooops – too late. By the time this lands on your desk, who knows what else Gove will have apologised for? BSF improved educational facilities for thousands of pupils and working conditions for teachers. Many of these schools we have featured as case studies in FC&A.Their construction provided employment through (yet) another tough time for our industry, and the continuation of the scheme would have offered some chance of planning a future for everyone involved in the projects, from initial consultation to the schoolchildren yet to start nursery who would have started their full time education in first class conditions. “In the light of the public finances, it would have been irresponsible to carry on regardless with an inflexible, and needlessly complex programme,” said Gove. Additionally, this has caused chaos to those of us who organise editorial content several weeks in advance – many thanks to the contributors who had to undertake speedy re-writes! Not just schools – the Homes and Communities Agency also has schemes which will be affected as a result of budget cuts. Some housing projects supported by Kickstart funding and some agencybacked local authority schemes backed by agency grants, are under review. I’m not saying you should spend money you don’t have, but surely housing, education and health are cornerstones of a sound society. (A triangular one apparently.) So do we want to start up a Readers’ Forum to discuss these things? Let me know. Finally, congratulations to Donald William Insall, recently awarded a CBE for services to Conservation Architecture, and Mark Andrews, awarded on OBE for services to Apprenticeships and Training in the Construction Industry. ith the building of Horizon House, developer Westmark has done what some would consider the impossible, creating one of the greenest office buildings in the UK, whilst working to a competitive budget in a city centre location.The development, in the centre of Bristol, has been praised for its innovative design and building methods. In 2009 Horizon House achieved the highest score ever awarded by the Building Research Establishment (BRE) for its environmental credentials.Tested under the criteria BREEAM 2006, the most widely used environmental assessment method for buildings in the world, it achieved a score of 85.06%. Earlier this year,Westmark won the BREEAM Offices Award at Ecobuild, where they were also showcased in a ‘Best of BREEAM’ briefing. Recycled and recyclable From conception through to completion Horizon House has been designed with sustainability in mind. For example, material from the original building was used to build the substructure of Horizon House.

In total more than 85% of the demolished building was recycled on site to form the structure of the new building. Other materials used throughout the whole building have been chosen for their recycled content and for their ability to be recycled in the future. Material has also been sourced from local suppliers, where possible, to keep the carbon footprint of the project low. Horizon House’s design has seen common practices literally turned on their head. Usually, an office building the size of Horizon House would be ventilated by a mechanical system designed to re-circulate artificially cooled air downwards, all at a significant energy cost. However, the air in Horizon House is naturally ventilated so that fresh air is circulated at floor level. Warm air is then pushed up and out of a large central atrium to cool the building down. Renewable energies A highly unusual feature is that the two levels of interior car park are also naturally ventilated. As this is not tested against BREEAM criteria this extra step captures the entire ethos behind the project. Westmark’s managing director Euan

Cresswell explains “We asked ourselves, ‘what’s the best way to use the least energy in this building?’ By cutting carbon, we should also be able to cut costs. Naturally ventilating the car park will save 33 tonnes of carbon every year, and over £10,000 in running costs.” The use of renewable energies was also high on the list with over 17% of the building’s annual energy requirements being supplied by renewable sources. Geothermal energy is an inventive design feature and key to delivering Horizon House’s sustainability. 25 boreholes have been drilled 60m into the ground.Water will then be pumped throughout the building using ground-source heat pumps to supplement the building’s hot water

For a building to be chosen as the Environment Agency’s new national corporate office, you’d expect it to score high marks on the sustainability front. Horizon House has done just that – winning the BREEAM Offices Award at this year’s Ecobuild.

and heating and cooling systems. Solar and photovoltaics help to make up the remainder. Water use within the building will be reduced by up to 70% by storing rainwater in tanks and then using it to flush toilets. There is an ‘intelligent’ lighting system using high efficiency light fittings which are zoned. The sensors also detect the amount of natural light in any given area to reduce dependence on artificial light whenever possible. But perhaps the most important feature of all in this highly sustainable building, is cost. Once complete the rental price of Horizon House will be comparable to any other commercial, city centre space, but will offer vast savings in energy use. Euan Cresswell comments, “We have shown that going green does not have to cost developers or office occupiers the earth and that it can, in fact, bring strong commercial advantages.” Setting an example By creating a building that is both sustainable and cost effective,Westmark hope to set an example to the rest of the industry. BREEAM buildings are not only good for the environment in reducing energy and water use, and good for those that work within them with better day lighting and air quality, but also do not cost as much as many expect. On the Level A strategic alliance between Southdale Ltd, a Yorkshire based social and residential house builder and Oregon Timber Frame Ltd, an independent UK timber frame supplier, has led to the successful completion of a pilot project creating Codes Level 3, 4 and 5 houses on a “fabric first” basis. FC&A are told how this will act as a template for downstream developments.
T
his “Fabric First” approach by Oregon involves improved fabric performance, which can deliver up to a 33% reduction in energy consumption; improved thermal bridging at junctions, which can deliver savings in heat loss of between 30-50%; improved air tightness, (from 10 - 7 air changes in 2010 to 3 - 1 air changes by 2016) without affecting the health of the occupants of the building; and improved heat loss parameter (HLP), reducing the reliance on low and zero carbon technologies. Southdale was keen to demonstrate on three of its properties at a Rotherham site how CFSH levels 3, 4 and 5 could be achieved by relying on this careful detailing of the timber frame fabric, rather than the adding of costly renewables. As
a time–served timber frame company with strong engineering roots and a long term commitment to simple, elegant, timber frame solutions, Oregon was keen to demonstrate its ability to meet such requirements in an innovative, cost effective and efficient way. Sustainably managed “We were clear that this was a major opportunity for us,” said Oregon’s Business Development Manager Richard Jarvis. “We were confident that with our engineering skills we could deliver on the criteria set for fabric first construction. As a PEFC and FSC Chain of Custody certified company, we were also confident we could provide assurances of our environmentally sound business practices, and proof that the wood we use in construction used comes from sustainably managed sources.”

he Building Schools for the Future (BSF) programme has transformed working life for staff and students in many schools, and the inclusion of information and communications technology as a key part of the programme, has led to a more ‘systemic’ use of technology in learning, teaching, administration and management. Moreover, with its £45 billion investment, BSF proved a welcome salvation during the recession in which the construction industry experienced a wave of turbulence.
school build procurements, whatever their flavour will provide opportunities not only for the teachers, students, and local community, but for the companies involved in their planning and development. Similarly any future school building projects should not be solely about buildings. Instead they should focus on the creation of flexible, inclusive, and attractive learning environments. Collaboration between partners within the supply chain is therefore invaluable to the ultimate success of such programmes.
It is all change again now, as education secretary Michael Gove has announced a review into school building programmes. The BSF programme has been stopped for those schemes not yet at financial close, and the extent to which new build is necessary in future academies programmes in also under close examination.
It is essential that all the different experts work together as an integrated team. Ensuring that these areas are coherent and work effectively together, facilitates the building of better schools. The creation of effective partnerships is essential in order to ensure that buildings and resources are fit to support learning in the 21st century.
Whatever happens going forward, the time and energy invested by the private sector in the BSF initiative has created an abundance of knowledge which can be applied to any future programme, and new
Evolving education In the last couple of years there has been a noticeable change in the thought surrounding how education can be transformed. The school briefs and
visions that suppliers have been receiving are markedly different from those that would have characterised a school a decade ago. There has been a clear move from a teacher centric, one size fits all model of building and education delivery, to a student centric more personalised approach, with technology and ‘on-demand computing’ at its core. Undoubtedly this change in pedagogy is having a huge influence on the creation of today’s educational environments. Schools are now being designed around a number of different learning areas or zones, with a range of flexible, breakout spaces and less cellular classrooms. External learning spaces are also seen as just as important as the internal ones. Increasingly, the teaching and learning is seen as taking place in mixed faculty, project based groupings, comprising of clusters of mixed learning spaces organised around a multipurpose space at the heart of the school - with sessions often being led by learners not just staff. A further example is that the education sector is rapidly moving away from

Voice of the Industry These examples alone highlight how working in the education field, with its own unique issues, is different from other sectors. All aspects of the schools have to be designed to be sufficiently flexible to host a range of pedagogies, and yet they also need to take the future in mind, including how they can be agile enough to adapt to changes in technology and pedagogy.

Top tips Recently there has been a realisation among companies unfamiliar with educational ICT that a knowledge gap exists, and as a result there is a growing interest in improving understanding within their teams. Here are my five top tips:
dedicated ICT suites. Technology is now applied across all areas, although there are some sections that will be ICT rich, such as design, media and so on. This highlights yet another consideration; sustainability and conservation. In the old days it would be clear that the ‘ICT suites’ would require the most power and would generate the most heat. However, this is no longer the case as almost any room in a school could now become ICT rich, with the associated power, data and energy considerations this brings. Schools are generally built for several generations of learners, whereas ICT changes very quickly. Architects and construction companies therefore need to work closely with ICT experts to ensure that the physical spaces created inside the school reflect the fundamental changes in the way teachers teach and learners learn through technology.

Establish the ICT vision Creating a vision for a new school is far more complex than just designing and constructing a new building. It is important to understand a school’s ICT vision in the context of the vision for the overall school development so that a holistic approach can be taken. Furthermore, it should not be expected that ICT will transform teaching and learning, it is the synergies between the people, the space, and ICT that allow teaching and learning to be transformed. Engage ICT in the early phases To facilitate the integration of technology in the design, involve ICT experts from the initial stages. As well as aiding the construction and design of better schools, this also helps manage costs by creating efficiencies and improving quality. Furniture, fittings and equipment Discussion and agreement regarding

furniture, fittings and equipment should be shared. This ensures that the correct devices are implemented with the right furniture and the most effective power and data combinations. This is going to be an increasingly important issue as more mobile technologies are adopted - as they have to be stored and managed appropriately! Rebuild, remodelling or refurbishment Whether the school is to be rebuilt, significantly remodelled or refurbished, ICT resources are still needed. Therefore sufficient infrastructure must be made available to implement the proposed ICT in all areas of the school whatever their status in these construction terms, since the ICT output specification will not differentiate between new and refurbished areas. Decanting The way in which construction works are planned and undertaken can make a significant difference to the level of disruption experienced by the school in respect of their ICT services. These resources need to be decanted too, and need to be part of the wider decant programme.

Renewables in Refurbishment Refurbishment projects almost cry out for renewable products, as they present an ideal opportunity for older buildings to be given a future-proofing makeover, says Nu-Heat Underfloor & Renewables.
T
his is the perfect time to address the insulation levels, ideally so that they are compliant to Part L of the Building Regulations, facilitating the installation of an energy efficient system such as an air source heat pump with underfloor heating. When deciding on any type of renewable technology, the insulation levels of a building are a key issue. Ideally a building should be fully insulated and compliant to at least Part L of Building Regulations, so wall insulation, double glazing for windows and door air tightness and other measures should be looked at and rectified if necessary. For systems partnered with underfloor heating, floor insulation is essential and could affect floor height build-up. Where a property has good insulation, a heat pump should cover the heating requirements throughout the year.When used in combination with an immersion heater both heating and hot water needs will be fully met as the immersion can be used to boost water temperatures on the coldest days of the year. There are often limits to how well an older property can be insulated, caused by listings constraints or practical issues. In

theory there is nothing to prevent a heat pump from working in a building with a higher heat loss, such as one that requires up to 80 watts per square metre. However, higher heating water temperatures will be required and this means that the heat pump’s Coefficient of Performance is likely to suffer - although the heat pump may still be sufficient to heat the property. By using a design and supply company like Nu-Heat assurance will be gained that the resulting system performs at optimum levels. Details that will help the designer come up with the best solution include size of the rooms, window structure, ceiling height and so on.These all help with the heat-loss calculations that are crucial to the design. Practical considerations include available space for the heat pump. For example, an area approximately two and a half times the size of the property is needed for laying the ground loops for a ground source heat pump, unless boreholes are a practical alternative. An air source heat pump requires space outside, pipe-work

and wiring from the external unit back into the property and both types of heat pump require internal space to house the cylinder, buffer tank and other equipment. Where traditional radiators are specified rather than underfloor heating, these must be sized correctly.They may be up to a third larger than standard, unless the alternative of high efficiency radiators is utilized. Nu-Heat has a wide range of heat pumps, so can recommend the most relevant model for an individual project.The company also supplies solar thermal, so can design a completely integrated heating and domestic hot water system for all suitable refurbishment projects.

hen it comes to creating a level access shower floor (aka wetroom shower floor) there are lots of options available to the installer these days. Shower floor ‘formers’ come in a wide range of shapes and sizes and depending on the product of choice the materials used in their construction also varies greatly, from expanded polystyrene cores with a cementitious outer layers to GRP. Glass & Glazing Seeley Library at Cambridge University was designed by James Stirling. Completed in 1968, the library won a RIBA Gold Medal in 1970 and has been listed by English Heritage. One room presented a significant challenge due to the many and varied shapes and angles used to create the viewing gallery; the existing glazing is a complex patent glazing roof construction with opposing pitches and multiple hips.The secondary glazing needed to run parallel and Selectaglaze used digital 3D mapping and modelling to perfect a solution that maintained the existing sight lines. Research finds an answer Reusing small empty sites of up to two hectares could more than meet the UK’s housing demand without building on greenfield land, claims a new report from the FMB and the LSE. ‘Housing Futures: Our Homes and Communities’ examines the four main issues.
T
he reuse of empty sites, coupled with upgrading existing buildings, reclaiming and remodelling empty buildings, and converting and upgrading homes to make existing neighbourhoods attractive, could provide more than enough homes to meet demand. These are key findings from a new research report commissioned by the Federation of Master Builders (FMB) from the London School of Economics and Political Science (LSE). This approach would generate local jobs but requires new skills, more training and apprenticeships, the report argues.
A very rosy future “We need to modernize our housing stock, reclaim and remodel empty buildings, fit new homes into small spaces within existing communities, and do all this with a fraction of the energy, materials and waste of the current building industry,” said Professor Anne Power, Professor of Social Policy at LSE. “This approach should generate many new jobs and skills in existing neighbourhoods; it should support training, apprenticeships and accreditation schemes; it should foster a new eco-retrofit supply chain. It will be quickly embraced by go-ahead small builders who know which side their bread is buttered on!”
The report, ‘Housing Futures: Our Homes and Communities’, written by Professor Anne Power and Laura Lane of the Centre for Analysis of Social Exclusion (CASE) at LSE examines the four big pressures – supply and affordability of homes; environmental limits; social cohesion; and economic change - driving the future of housing policy in the UK.
If we make our existing homes greener and more energy efficient, the research found that the building industry had enough work in this field to keep every small and medium sized builder running to stay on top for the next 30 years.The retrofitting market for small builders offers, the report says, ‘a very rosy future painted green’, as homeowners realize the savings that could be made through making their homes more energy efficient.
The report highlights that there is capacity within existing communities to create all the new homes we need. Small available sites of under two hectares within built up areas are rarely counted and microsites of half an acre of less are literally too numerous to count.Yet it is estimated that even in inner London, where population density is highest and land scarcest, there are enough micro-sites to supply all the new homes we need.

Enhancing the status To capitalize on this growth market, the report calls for higher standards within the building industry, particularly the 200,000 Small to Medium-sized Enterprises (SMEs) which make up 99% of building industry. A ‘Code for Sustainable Existing Homes’ would drive up the energy efficiency standards of our existing homes and

Accreditation and Competent Person Schemes enhance the status of the building industry, as long as they are linked to real experience and hands-on training. “Retrofitting is becoming an important part of any small builder’s workload but this can only increase if SMEs can demonstrate the value and skill of their work which is why the FMB is investigating the need to start its own competent person scheme,” Richard Diment, Director-General of the FMB, said. “We hope to use this to further improve the reputation of members that join the FMB, through regular ongoing training and a clear grading system. Construction SMEs carry out almost 50% of all construction work in the UK, yet builders are often viewed with suspicion. U
sing methodology developed by the BRE and BERR (The Department for Business, Enterprise and Regulatory Reform), PermaRock has carried out whole life cycle assessments (LCA) on two of its key insulated render systems, to measure the environmental impacts of the systems during their economic life, from the extraction of the raw materials and components to the disposal of the product at the end of a 60 year life cycle (i.e. cradle to grave). The environmental impact is determined by 12 categories, including Climate Change, Acid and Ozone Depletion, Pollution to Air and Water, Mineral Extraction and Waste Disposal. Ecopoints To improve the usefulness of the environmental data and make it easier to understand, the BRE developed the Ecopoints rating.The lower the Ecopoints score, the lower the environmental impact. As a benchmark, it has been determined that 100 Ecopoints represents the impact of one UK citizen on the environment for one year. The results achieved by PermaRock are very impressive. Ecopoints scores of 0.10 per m2 and 0.15 per m2 on PermaRock’s Mineral Fibre External Wall Insulation System and Phenolic External Wall Insulation Systems respectively were achieved.

PermaRock’s environmental engineering of its products include reducing the energy costs associated with sourcing and transporting raw materials, and manufacturing and delivering the products. PermaRock’s drive towards the incorporation of recycled content into its products also had a beneficial impact on the Ecopoints score. To put the results into context, assessments have also been made on other construction products, for example, a traditional brick cavity wall construction achieves a score of 0.48 per m². How can Environmental Profiling be used? Environmental Profiling information is used in environmental impact estimation tools such as Envest 2 and allows for both environmental and financial tradeoffs to be made in the design process, allowing the client to optimise the concept of best value according to their own priorities. Results are also used in the Green Guide to Specification and to complete BREEAM assessments and Code for Sustainable Homes calculations. At its simplest level, the profiling method can assess the impact of a single building product. However, to make valid comparisons, designers and specifiers need information about a building

element, such as a wall. For example, the external envelope of a building could be constructed using a ‘single leaf’ approach with blockwork and external wall insulation, or using traditional cavity wall construction. The Environmental Profile takes this into account by adding together the contribution of the component parts, allowing comparison between one construction element and another. The process enables manufacturers to demonstrate the credibility of their products and also help designers and specifiers identify materials that will best fulfil a sustainable brief.The use of low impacting products, such as PermaRock’s external wall insulation systems, can allow the designer more flexibility in terms of overall product/material specification of a building, allowing to off-set high impacting products with lower rated materials in other areas.

Three in to one does go! The refurbishment and extension of 1 Thurleigh Avenue involved the amalgamation of three existing Edwardian purpose built flats into a single family house. David Long, Director of David Long Architects Ltd., tells FC&A about the project.

T
he owners of the property, having lived in one of the flats for several years, gradually acquired the others as they came up for sale. Once in possession of all three flats David Long Architects were engaged to carry out a full survey of the existing building, and recommend the best and most cost effective, manner to complete the transformation. The survey revealed extensive subsidence and localized dry rot, not to mention the general signs of neglect from which properties of this age, in multiple

ownership, frequently suffer.The situation was made even more interesting by local ground conditions which included both clay and gravel, a very high water table, and the remnants of a war-time air-raid shelter in what was to be the proposed new extension! The recommendation made by DLA was to remove an existing rear extension, poorly added during the 1960’s, and replace it with a new two storey pavilion slightly offset from the rear of the house to enable it to benefit from a long view down Thurleigh Road.We suggested that

the project should have as its main themes energy efficiency, and the juxtaposition of a very contemporary design for the new accommodation, against the carefully restored Edwardian architecture of the existing building. ‘low tech’ beats ‘high tech’ The development was considerably slowed by the refusal of the planning application by the local borough council, despite a recommendation for approval by the planning department.This lead inevitably to an appeal which was ultimately successful,

but meant that the start of works on site was delayed by nearly a year in total. The existing house, lacking thermal insulation of any kind, acoustic separation within the floors, and with decaying windows throughout, was to be entirely gutted, leaving only the original floor structure and stairs in place.The intention was that the house should exceed the requirements of the Building Regulations in terms of its energy performance, whilst both retaining its original character and with a relatively constrained budget for the works. Our approach to energy saving has always been that ‘low tech’ beats ‘high tech’ every time in terms of cost and reliability. In the case of the existing house our approach was to reduce energy consumption
dramatically by the introduction of new insulation to the existing walls and roof, the installation throughout of new high performance double glazed sash windows, low energy lighting, and the use of the most efficient condensing gas boiler available. Our task was facilitated by the fact that we gutted the house completely, so the application of British Gypsum ‘Thermaline Super’ to all internal walls and window reveals was quickly achieved, as was the replacement of the existing windows. Re-pointing externally, and thorough application of mastic joints around windows, together with the careful taping and jointing of the internal wall linings, particularly where they pass around revealed floor joists, allowed us to reduce air leakage rates (although no pressure test was carried out – we do this on most projects today). Retractable glass roof An early decision was to use low temperature hot water under floor heating throughout both the new and existing accommodation.The resulting uniform distribution of heat at floor level allows the amount of heat energy used to be reduced significantly, and liberates the design of the interior from the necessity to include often unsightly and inconveniently positioned radiators. The existing house provides the bedroom and bathroom accommodation at first and second floors. In consultation with the clients the first floor became the master bedroom suite, with en-suite bathroom, and separate dressing area, together with
a guest bedroom suite. At second floor are arranged three further bedrooms, a family bathroom, and a nanny studio with separate shower room and kitchenette. The ground floor provides the television room, playroom, and drawing room.The drawing room, formed from two original reception rooms of the previous ground floor flat, has new double doors to the landscaped garden, a contemporary slot gas fire, and opens into the new glass pavilion at the rear. The new glass pavilion provides at ground floor level the family living accommodation, with the western end forming a double height space. At first floor level, with a glass balcony looking into the double height volume there is a further family living room, with a retractable glass roof for the summer. The principle ground floor room is the kitchen and dining room. Glazed on three sides, with sliding doors allowing access to the landscaped garden, it is flooded with daylight and sunlight throughout the day.

Design & Desire The decking terrace beside the kitchen becomes an extension to the kitchen and dining area, with its double doors allowing a 3m wide clear opening when the weather permits.With no overlooking from neighbours, and the fast maturing planting designed by Sam Martin (we always work with Sam if we can....) the garden envelopes the glass pavilion and creates a hidden green oasis. At the eastern end of the ground floor is situated the guest W.C., utility room, and back door into the garden.The utility room also provides access, through a trap door in the floor, to the cellar beneath. Constructed literally as an un-insulated waterproof concrete box,
this was to house the wine collection of the owners. Each panel of glass, set into its aluminium frame with structural silicon, weighs some 150kg, and was lifted into place using a

crane.The ground level glazing system uses the Jansen system, with profiles produced in Germany but assembled and galvanized in the UK.The system offers slim framing profiles and the strength (and security) of steel, together with good thermal insulation as a result of the thermal break incorporated at the centre of the profile. The duration of the works was somewhat over a year. Since its completion the refurbished house has become the distinctive terminating feature of the eastern end of Thurleigh Road, with the glass pavilion peeping out from the rear garden and nestling comfortably into the maturing landscape which surrounds it.

Salt water is possibly one of the most destructive elements for building materials, and when a steel and reinforced concrete jetty is constantly bombarded by the tide, specialist protection is required. Terry Davies, Contracts Manager (NW) of Quadriga Concepts, tells FC&A how they solved this corrosive problem.
All at sea T
he Jetty operated by Anglesey Aluminium Metals Limited is a structure which extends from the shore line to just short of one kilometre into the deep water harbour at Holyhead on the Isle of Anglesey in north Wales. The Jetty was constructed in the early 1960s to provide a safe berth for the importation of raw materials for the manufacture of aluminium. The roadway structure, leading to the Jetty head, is constructed on a series of circular steel piles set in the sea bed in pairs at fourteen metre centres along the length of the roadway with each pair of piles supporting a massive reinforced concrete cross beam. The deck of the roadway consists of an in-situ reinforced concrete slab cast onto pre-cast units that span between the cross beams on the piles.

The principal effort in this 26 week project was to repair damage to the reinforced concrete in the pre-cast deck units.This damage, which is shown to have arisen from corrosion of the embedded steel reinforcement, has been recorded over time and, following completion of an in-depth condition survey during 2007/8, the suspicion was conďŹ rmed that the salts from the marine environment had played a major role in the initiation and progression of an ongoing corrosion process on the surfaces of the embedded steel reinforcement.This process has lead to spalling and delamination of concrete at various locations around the structure where concrete material has either separated from the body of the structure and fallen into the sea or is delaminated within the body of the concrete structure; this delamination takes the form of internal

radial cracking around a point where the greatest stresses are exerted and ultimately lead to spalling.These damage patterns have been shown to have arisen from the internal stresses placed upon the concrete by the expansive nature of the corrosion process where rusting steel signiďŹ cantly expands in volume to a point that cannot be withstood by the concrete. Galvanic Cathodic Protection The concrete repairs on the structure were carried out in a traditional manner using cementitious materials applied by hand placed techniques. Due to environmental constraints, imposed by working over the sea in an environmentally sensitive area, removal of damaged and defective material was carried out using percussive means.The exposed steel reinforcement was subsequently blast
Renovation & Refurbishment cleaned and primed immediately before application of repair materials. Due to the nature of damage and the association with high levels of external migratory chloride ions arising from contact with the sea-water, it was obvious that the only long-term remedial solution to the damage would be to install an electro-chemical system to negate the inevitable incipient anode effect that would ensue following completion of repairs. Following extensive discussions between the client, the consultant and the contractor it was determined that the most appropriate solution in terms of best technical and economic performance over time would be the installation of a Galvanic Cathodic Protection system.
Negligible environmental impact The corrosion products formed as a result of the anode performance are primarily harmless aluminium salts such as aluminium chlorides, commonly found in antiperspirants and insoluble aluminium hydroxide. As such, corrosion by-products from the anode have negligible environmental impact.The life expectancy of protection is determined by the thickness of anode applied to the concrete structure.Typically, an anode thickness of 200 microns is applied giving a theoretical life greater than 20 years.
One unique advantage of this product is that it can be applied under virtually all temperature and humidity conditions.This is a particular advantage in locations such as the jetty where tidal and environmental constraints are of particular concern. But perhaps the most significant advantage is the fact that current distribution is even across the whole structure and, as the anode expires over time, the product can be re-applied without the trauma of having to break out and replace embedded anodes.

A revolutionary method The system chosen is a revolutionary method that uses a wire comprised of an alloy of aluminium, zinc and indium; this material is designed as a sacrificial anode which is spray applied on to the surface of the concrete using a thermal arc spray system; to complete the circuit, an electrical connection is made between the steel reinforcement and the applied anode using a bolted connection to the steel and a zinc plate at the surface.This system has had extensive successful use in the USA and on a number of particularly large projects here in the UK. The metallurgical and electro-chemical properties of this anode have been optimised to meet the requirements of cathodic protection in reinforced concrete. The unique alloy composition ensures ease of application and homogeneous coating composition, uniform sacrificial corrosion of the anode, minimal self protection and negligible wasted current capacity, and high anode efficiency.The anode is applied using thermal arc spray techniques involving the use of a power source, specialised application gun and air compressor fitted with suitable air drier.The anode wire is fed through the gun, melted with an electric arc and the molten metal droplets blasted onto the concrete surface.Typically the anode produces between 2mA/m2 and 20mA/m2 of concrete surface area depending on the electrical resistivity of the concrete in the range defined in BSEN 12696:2000 for the cathodic protection of reinforced concrete. A Group has recently completed work on the new Marks and Spencer’s distribution centre in Bradford. The building, which will be the largest in the M&S property portfolio, was built using CA Building Products roofing system RiverTherm on the roof and Twin-Therm on the walls. Last year, ProLogis, the leading global provider of distribution facilities, chose CA Roofing Services to provide and install the 95,000m² roof, which was completed in just 12 weeks. One key aspect of the build was the sheer size of the roof.The building stands at 595 metres long with a radius of 1.5km and roof pitch of 1.5 degrees with zero deflection at the apex.This presented CA Roofing Services with the challenge of fitting the longest single roof sheet that it has ever produced; a record breaking 178 metres long.To allow for roof sheets of this size they were rolled on-site at eaves by CA Building Products, this enabled the roof to be laid very quickly. “The M&S warehouse is the longest roof CA Group has ever been asked to manufacture and install. As far as we are aware the size of the roof is unmatched in the UK,” said Brian Watson, CA Group’s Commercial Director.

As the warehouse design included a curved roof it was imperative that the designers and architects used materials that would avoid water build up. One of the problems with a large, shallow curved roof is that in a storm, water will be slowed or stopped as it runs off the roof, ponding then occurs and the profile is submerged. All standing seam secret fix roofs ensure the roof breathes by allowing air to flow via the side-lap but where air can enter, so can water. River-Therm with its unique drainage channel captures water passing the side lap and take it away to the gutter thus eliminating leakage into the building. ProLogis has worked with CA Group for over 12 years and together have delivered many technical solutions to demands and barriers such as size, environment and sustainability. “Meeting the challenge of scale on this project was a great achievement for CA Group,” said Watson. “The fact that ProLogis involved us from the initial stages and contributed to the design process, has certainly been instrumental in the success of this project.” Marks and Spencer plan to open this new facility by late 2010.

Rockwool: Approved! Rockwool is one of only three organisations to be approved so far under a new voluntary U-value and Condensation Risk Competency Scheme recently introduced by the British Board of Agrément (BBA) in association with the Thermal Insulation Manufacturers and Suppliers Association (TIMSA).
T
he scheme was designed in response to a widely held belief that many U-value calculations submitted were inaccurate.This assumption has been supported by recent findings that SAP assessors are frequently given incorrect, incomplete or contradictory design information consequently there is a strong likelihood that the carbon emissions calculated under SAP may not be correct – and the affected designs may not be compliant with Building Regulations. A study published in 2009 by the Energy Efficiency Partnership for Homes (EEPH) and the Department of Communities and Local Government (CLG) reported that, in 68% of the data sets examined, errors occurred in interpreting SAP conventions for a number of inputs; incorrect U-values were the most frequent source of input error*. To address this problem Rockwool, along with other TIMSA members have worked with the BBA to develop a competency scheme to promote and assist accurate, objective and consistent calculation of U-values and condensation risk within buildings.

Fundamental to compliance Barry Jones, Customer and Technical Solutions Manager from Rockwool commented: “Rockwool fully supports this new BBA and TIMSA initiative.The growing complexity of building solutions and the increase in modern methods of construction emphasises the importance of such basics as U-values and condensation risk analysis.The use of correct U-values is fundamental to compliance with Building Regulations, determining heating and
cooling costs for the building occupier and assessing environmental performance. I would recommend that anyone who is provided with U-values looks for the Scheme logo and for designers to use the services of Scheme members wherever possible”. Rockwool procured compliant U-value software tools and training to the BBA scheme standards from BuildDesk Limited – a member of the Rockwool® Group. BuildDesk are a market leading provider of software, training and consultancy services in the field of energy efficiency. BuildDesk also acted as consultants, producing Rockwool’s Quality Management scheme which was successfully audited by the BBA. Rockwool and the BBA encourage organisations that require U-value and Condensation risk calculations to obtain this information from suitably qualified companies. It is also possible that the scheme will become formally recognised in future Building Regulations, a move that would be welcomed by Rockwool.
Rigorous independent assessment Registration under the Scheme provides reassurance to a specifier or user that the services or the data being provided by a scheme member, such as Rockwool, has been subject to a rigorous independent assessment process.They can therefore be assured that this output is representative and reliable. Five Rockwool employees have achieved BBA Competent Persons certification for U-values and condensation risk analysis – the largest contingent of competent persons out of any of the organisations

Hot Property Heat recovery technology has been around for a long time but until recently hasn’t made a significant dent in the UK domestic market. ncouraged through initiatives such as the Code for Sustainable Homes and SAP (Standard Assessment Procedure for the energy rating of dwellings), heat recovery in the domestic field represents a business opportunity for those willing to embrace the technology.To take advantage, an understanding of the concept of heat recovery is essential if you are to be capable of applying the correct technology appropriately and install it to run efficiently. However, this is not as complex as many would lead you to believe and there are tools in the market place to aid you.

Most professionals in the mechanical ventilation industry will understand the basic concept of heat recovery: it’s the collection and re-use of heat lost from a process. In a domestic setting this will normally be from a wet room. It might interest you to know that a bathroom full of moist air can contain over 600W of heat energy and, according to Building Regulations, should be exhausted twice each hour. That represents 1.2kWh of heat wasted (enough for 30 lightbulbs or a fan heater!).
HVAC pass through a loft hatch for installation there. A range of easy-install ductwork is available in different profiles to fit in ceiling voids or run discreetly down walls through cupboards, etc. However, the property will need to be well insulated with drafts kept to a minimum if the system is to run efficiently. Optimum air flow This pipework plays a vital role in the heat recovery system. A uniform ducting profile is important for optimum air flow and excellent fit between the component parts is necessary to reduce air leakage. Only with high quality ducting can a heat recovery system operate efficiently. Domus ducting systems from Polypipe provide a guaranteed end to end performance and are recommended by a number of heat pump manufacturers such as NIBE.

Cost-effective There are different ways to achieve heat recovery, but the two most cost-effective and practical are Mechanical Extract Ventilation with Heat Recovery (MVHR) and Exhaust Air Heat Pumps (EAHP). MVHR systems efficiently preheat fresh air drawn into the building with waste stale air using a heat exchanger – more than 90% of waste heat can be recovered by this means; this clean warm air is then distributed around the home. EAHP systems use refrigeration technology to exchange heat from waste air into low temperature heating systems such as underfloor heating and domestic hot water.
The most obvious benefit to the home owner of such technologies is the reduced need for heating and a subsequent decrease in fuel bills. On a lesser known note, heat recovery systems significantly increase quality of life within the home by delivering fresh, oxygenated, pre-warmed and filtered air to the living and sleeping areas and reducing condensation. For the housebuilder, heat recovery puts them one step further towards a carbon neutral home and helps meet the Code for Sustainable Homes.
The technology behind modern heat recovery systems is advanced, but specifying and installing it doesn’t have to be complex. Reducing energy loss and recycling energy generated in the home environment are opportunities that are here to stay. Specifiers and installers who are able to adopt technologies that drive towards these aims are likely to be the ones whose businesses will have a healthy outlook for the coming years. www.polypipe.com/ventilation
Retrofit to existing property Heat recovery has already made headway into the social housing sector, but is just as suitable for private housing stock and could even be used as a sales and marketing tool for the green homebuyer. The technology is clearly ideal for new build, but some manufacturer’s systems can be retrofitted to existing property without major disruption, so don’t count it out. Education The design and construction of high quality sustainable schools has never been so important, especially as multiple sources of evidence now show that a ‘green’ school raises standards, enhances well-being and prepares young people for a future of sustainable living. Rogiet Primary School in Monmouthsire is no exception, as FC&A find out.

ollowing the early collaboration of pupils and teachers in the design and build of the school to help widen and enhance the learning experience, Rogiet Primary School is now recognised as a key example of sustainability and best practice, and has become the highest rated BREEAM school in the whole of the UK, following an impressive percentage score of 78.18%. The single-story timber frame school accomodates 210 pupils and staff, has landscaped grounds and external play and sports areas. Sustainable design prinicples were followed from the outset, with the client, Monmouthshire County Council, design team,White Design, and contractor, Willmott Dixon, all working as a close

team in a close ‘partnering’ approach. This result is a building that represents a truly holistic approach to delivering environmental sustainability.Throughout the build, pupils were given the opportunity to learn first hand about the principles of sustainability. Sustainable Learning Experiences White Design specified Warmcel Insulation in the school’s library. Manufactured from waste newsprint, this product is the only 100% recycled insulation for walls, floors and roofs. Currently UK landfill statistics show that more than 2 million tonnes of waste newspaper go unused each year. Pupils were actively encouraged to learn more about sustainability throughout the construction of Rogiet School.This

Pupils were actively encouraged to incorporate sustainable principles in their everyday life, recycling is one essential habit that younger children should now be encouraged to incorporate into their daily lives. By learning about how materials can be re-used in such a meaningful way the pupils really took notice. One parent talking about her child commented about how her daughter had changed the family’s whole life style, not only at school but also at home.The parent went on to say that her daughter now thinks about everything she does, everything she’s using, where it’s come from and where it’s going to end up. Local Supply Chain “The early collaboration of pupils, teachers and the community as a whole was an essential element of the building process and one that went on to reap numerous rewards,” said Neal Stephens, Managing Director at construction company Willmott Dixon in Wales. “The sourcing of environmentally friendly products was just one of many innovative ways in
which we were able to demonstrate how construction can be sustainable, while creating a learning environment with a low carbon footprint.” As part of Willmott Dixon’s committment to sustainability the company is always keen to contribute to the local economy and recycle the local pound. Local contractors were therefore used throughout the project. “BREEAM set the standards to aim for and encouraged the site team to interact with the school in developing sustainability as an embedded culture, thus encouraging future generations to live sustainably,” concluded Derek Downer, Head of Property Services, Monmouthshire County Council.

A ‘Snobby’ house enjoying the Cretan sunshine
Mike Saunders moved to Crete for the quiet life – until an enquiry from a local businessman led to a new career - and the creation of a new housing model! What was your first job, and when did you join the industry you are currently in? My business background was design and marketing, until we decided in 2002, to sell up and move to our house in a mountain village in Crete which we’d bought in 1988. The idea was to live the good life and I could write. We grew our own vegetables, kept chickens, ducks and turkeys - even four sheep, until we ate them. In 2003 I was asked by a local Greek businessman whether I could advise him on how to market the new property company he had just set up -

he wanted to build houses in Crete and attract buyers from the UK. I organized administrative systems, created a web site and undertook promotional marketing and advertising. As we lived in Crete and could provide a British interface with potential clients, it made sense for my wife, with her sales background, and me, to take on the mantel of sales. In the first year we sold seventy houses! Did you have plans to achieve this, or was it a series of (lucky) events? Pure luck – fate. I was lucky to be in the right place at the right time.The overseas property market in Crete – which represents 85% of the market in Greece – is really only about ten years old. Back in 2003 developers would have a site and wait for interested buyers to walk by and ask whether they could have a house built.We took everything to a new level, creating a complete marketing package from generating enquiries via advertising and web traffic, through to promotional brochures, arranging site appointments and providing a complete pre-sale and after-sale service.

What has happened along the way that helps you in your position today? Like a baby, the company we helped launch suddenly learned to walk and then began to run. Our advice was no longer being taken. It was time to go, but we’d got a taste of what could be. A chance meeting with a Greek couple led to the formation of Snobby Homes.The four of us – a marketing consultant, sales expert, architectural engineer and 3D software artist provided a perfect match of integrated skills which were all in-house. All other developers incur substantial costs in having to buy in these services from outside. Together we created a particular style of house - a Snobby - which has become a well known recognized brand in the UK for a total turnkey property package at an all-inclusive price.

In a country like Crete with 320 days of sunshine – no frost or ice in winter – the lowest crime rate in Europe – and a lower cost of living than in the UK – there will always be an opportunity to tap into peoples’ dreams.

In 2003 we couldn’t understand how anyone could be expected to pay over a deposit for an off-plan property without some official written agreement.The Greek philosophy was, “but they have paid a deposit, why wouldn’t we build their house?” We instigated a Purchase Agreement – a binding quotation signed by the company and the purchaser, confirming the buying price of the property and the build specification. Nowadays it appears this document a commonplace system.

What advice do you wish you’d been given at 25 (or www.mclink.co.uk/469-506 . ENQUIRY-Card 506 35!)? Let’s go 55 – I wouldn’t be able to remember what I was told when 25! You can never put an old head onto young shoulders, but I would say the less you have to do with banks, the better. Snobby has no bank borrowing, which means we stand or fall on our own volition.There is nothing worse than being told what your business should or should not be doing by a banker who has never run a business in his life – or ever had the courage to do. Do you think advice can be given to people, or does everyone have to make their own mistakes? There is a world of difference between ‘thinking’ you know and ‘living the experience’.The older you get the more honed your business mind becomes, because in most cases you have encountered the problem before and got the tee shirt.Try to impart that experience on someone younger – and depending upon their clearness of vision they will take on board what you have said, but that’s as far as it goes. Advice can only be secondhand.There is no substitute for actually living the experience of a mistake. Where do you see yourself/your industry in 5/10 years time? There will always be an overseas property market in Crete for northern Europeans, just because of the weather if nothing else. I see Snobby Homes helping to satisfy that market with perhaps an expansion into warden controlled developments. A lot of couples retire to Crete to enjoy the comfortable lifestyle, but come the time when one is left on their own, it would be a comfort to move into a small development with lifestyle services where their quality of life could be maintained. I’m not entirely selfish, but you do have to think of yourself as you get older!

Think No Odour, Think Keim Mineral Paints

ou may be aware of the Watchdog Programmes broadcast on Thursday 27th May and Thursday 10th June, when some companies were brought to task for their smelly paints,” said David Pratt, Managing Director of Keim Mineral Paints Ltd. “I was interested to see that hundreds of bloggers have complained about stinking walls and wonder what to do next. Chilstone’s original replacements Historic Royal Palaces have commissioned garden ornament makers Chilstone of Tunbridge Wells to recreate the Pulhamite planters that originally surrounded the pool in the Dutch Gardens at Kensington Palace, but which were, over time, damaged and slowly disappeared during the last century. Using drawings that still exist in the royal archives, Chilstone were able to recreate the pots by making a mould and creating 22 copies using their hand-made process that is essentially similar to what is known of the original Pelhamite process, which is now a lost secret. Conservation village gains new Wernick school building Ermington Community Primary School was built in 1879, but with the expansion of pre-school provision required extra space rapidly, and NPS South West, the property design and construction company, was commissioned to design a new building for the school specifically for pre-school children.The new modular building’s stone and timber exterior and slate roof ticked all the right boxes for planning requirements within a conservation area and for sustainability. After the new building’s ground works had been completed, the four bays which comprise the modular building were delivered and craned-in in one day; finishing work took eight weeks. A similar traditionally built structure would take a minimum of 20 weeks to complete. A greatly reduced on-site time scale is particularly important in any community, but in a village like Ermington, with its narrow access lanes, it is a major consideration. At a school or college campus the ability to schedule the delivery of a modular building to coincide with

In this instance this arrangement was not necessary, but the school’s day-to-day activities were not affected by noise or any other disruption from the site.The school’s time-table did not need to be altered to accommodate building activity on what had been part of their car park.With modular build most of the construction

went to the Sustainable Futures exhibition in the Design Museum this month; it’s always worth a visit there if you’re in London, even if only for the bookshop with its quirky gifts!
Although Sustainable Futures was quite a small exhibition, they packed in several sections – Cities, Energy and Economics, Food, Materiality and Creative Citizens – illustrating how good design can make a difference to sustainability. Curitiba, Brazil, the world’s most environmental city, featured, as did Abu Dhabi’s Masdar Development, which will one day house 100,000 people, along with offices and research institutes. Many exhibits were food for thought, including the solar updraft towers, and, fittingly, Bankside Open Space Trust’s ‘Edible Estates’.You can’t really put it better than Buckminster Fuller, who said “The best way to predict the future is to design it.” And this autumn the Design Museum will exhibit the work of minimalist British architect John Pawson. RAIN is back! Our September issue sees the return of RAIN which will become a quarterly feature, focussing on the water management, drainage and rainwater harvesting sector.
