Magazine December 2017

Welcome

to Future Constructor & Architect...

O

n November 22nd, Philip Hammond delivered his second budget as Chancellor of the Exchequer. Declaring support for the UK’s housing market, Hammond announced the Government “will commit a total of at least £44bn capital funding, loans and guarantees to support our housing market” continuing aid for development and infrastructure across the nation. The housing crisis is one of the biggest challenges faced by Britain, with many struggling to get their foot on the housing ladder. First-time buyers benefited from Hammond’s stamp duty cut and, despite sceptic’s criticisms around house price inflation, Hammond has defended his policy stating that abolishing stamp duty will increase deposit-saving incentives. While house-building and homeownership took a front seat in this autumn’s budget announcement, the skills shortage was also addressed in a bid to invest in education with a focus on maths and technology. The skills shortage across the UK is well-documented, particularly within the construction industry. However, this deficit is reported to be most severe within the engineering and manufacturing sector. In this issue, on page 26 Richard Allen, General Manager at voestalpine Metsec, explains how the company is approaching the lack of skills from within its sector, while on page 22 Designing Buildings Wiki looks at the lack of knowledge across the construction industry. I hope you enjoy this edition. Don’t forget you can also access all of the magazine’s features, product news and supplier information at your fingertips via Future Constructor & Architect’s state-of-the-art app. To download your version free of charge, simply search ‘fc&a’ on Google Play or the App store.

In Brief

Sir Robert McAlpine first contractor verified under BRE’s ELS standard Sir Robert McAlpine has become the first contractor to be verified under BRE’s Ethical Labour Sourcing (ELS) standard. BRE developed the standard BES 6002 in February this year, in response to the 2015 Modern Slavery Act. Sir Robert McAlpine is already leading the sector in its approach to sustainability and ethical sourcing. Paul Hamer, Chief Executive of Sir Robert McAlpine, comments: “Forced labour can have no place on Britain’s construction projects; it is an unseen and evil practice that must be stopped. Our business is working incredibly hard to demonstrate that Sir Robert McAlpine will not tolerate it.”

ecobuild partners with the CCS

The CCS will be working with ecobuild over the forthcoming months to develop a set of criteria for this year’s event to demonstrate its considerate credentials, in line with the CCS’ Code of Considerate Practice. Martin Hurn, Managing Director of ecobuild owner Futurebuild Events, said:“We are really excited to have the scheme partnering with ecobuild 2018.We will be using the scheme’s code as an industry standard to help ensure the event is achieving high standards in key areas such as being an inclusive and respectful event for everyone and minimising the environmental impact of the event.”

gpad london delivers prime office space BCO award-winning London architectural practice, gpad london, has completed a high-end office refurbishment of CBRE Global Investors’ Seven Dials Warehouse at 42 Earlham Street, Covent Garden, London. The Grade II Listed Victorian warehouse has been sensitively refurbished and now has 40,00ft2 of prime office space over five floors. The ambitious project created an expansive 3000ft2 roof terrace boasting panoramic views as well as an enhanced street presence, remodelled reception area and high-end workspaces.

The design highlight is discovered on the fifth floor – a suspended folded steel staircase designed on a bespoke basis by gpad london which appears to levitate above

the office floor. Housed within the existing glass roof lantern, the feature staircase creates an intervention that connects the existing fifth-floor office to the new roof terrace.

Industry Updates Reminders of the warehouse’s rich heritage have been celebrated throughout gpad’s design, with original features sensitively retained and restored with an industrial-luxe aesthetic. The Earlham Street entrance has been given a new presence, with large glazed windows, sympathetic street signage and the facade returned to its former raw brickwork. The building entrance has been reconfigured to create an enlarged reception area with an intimate reception desk and breakout seating areas. The black metal Flos Infra-Structure lighting system (which is adaptable as usage changes) provides a visual connection of spaces through the lower and upper reception areas. To inject character and provide a sense of place, areas of exposed original brick contrast with clean white plasterboard ceilings and meticulously detailed exposed services. Contemporary elements have been brought into the workspace floors giving an interesting juxtaposition with earlier features. The existing suspended vaulted ceilings and chilled beams were removed, increasing the floor-to-ceiling head height. New air conditioning FCUs have been concealed within Optimus Prime-inspired (Transformers) galvanised steel encasements. The lighting provides a striking visual

Greenhouse Labelled as one of the most unique, sustainable buildings of modern-day architecture, the Azurmendi Restaurant ethos is one of sustainability and diversity

Nestled in a Spanish hillside surrounded by stunning vineyards, Eneko Atxa’s Azurmendi Restaurant is far from your run-of-the-mill eatery.

C

ontrary to your conventional restaurant, Azurmendi takes diners on a culinary journey, providing guests with a unique dining experience that’s quite apart from a regular sit-down meal. At the peak of the building sits a rooftop vegetable garden patch with ‘home-grown’ produce. Moving inside, guests can appreciate an indoor greenhouse with additional local produce.

A commitment to sustainability Labelled as one of the most unique, sustainable buildings of modern-day architecture, the Azurmendi Restaurant ethos is one of sustainability and diversity. Not only has Azurmendi obtained the LEED ‘Gold’ certification, it was also declared the ‘Most Sustainable Restaurant in the World’ in 2014.

This title stems from Azurmendi’s commitment to sustainability; both through the environmentally-friendly materials that have been used to construct the building itself and also through the renewable technologies that have been specified for the building’s operations. Supporting the sustainable design, Architect, Naia Eguino, worked closely with the Azurmendi team to design a space enclosed by breathtaking natural surroundings with sustainability and material diversity at its core. Stone, wood and iron were the primary materials selected for the project. Azurmendi required materials that combined tradition and modernity with a linear structure to create an atmosphere that evokes warmth and serenity.

Greenhouse The skylight and curtain wall total an installed power capacity of 21kWp and generate approximately 16,500kWh per year

Renewable requests While the envelope and internal fittings of Azurmendi have sustainable origins, the technological features of the build were also specified with renewables in mind. Photovoltaic specialist, Onyx Solar, was approached to provide over 200m2 of photovoltaic glass to the Azurmendi project, which was integrated into the large-scale curtain walling and rooftop skylights. The project, in fact, is considered to be one of the most outstanding photovoltaic integration solutions in the whole of Europe. The low-emissivity (or low-e) glass used is made of amorphous silicon and features a semi-transparency degree of 20%. This type of glass enables the passage of daylight into the interior while it filters out as much as 99% of the ultraviolet radiation and 95% of infrared light, thus preventing harm to the interior furniture, to diners or to plants, and the greenhouse effect which is so common in glass-covered buildings. The skylight and the curtain wall total an installed power capacity of 21kWp and generate approximately 16,500kWh per year while preventing the release of 11 tonnes of CO2 into the atmosphere. Alongside photovoltaics, Azurmendi reuses rainwater for the garden, greenhouses and toilets; takes advantage of natural daylight to reduce the use of artificial light and controls temperature and ventilation to reduce the need for air conditioning.

Comprising five immersive ‘worlds’,Villages Nature Paris is the result of a collaboration between Euro Disney SCA and the Pierre et Vacances Center Parcs Group

Bioregional helps celebrate Villages Nature Paris launch

Fact File

One of the world’s biggest and boldest sustainable tourism projects has officially opened. Bioregional’s One Planet Living framework has played a leading role in enabling Villages Nature Paris to achieve its high ambitions for being in harmony with nature and the planet.

16

Sustainable ambitions Bioregional first became involved with this family-oriented resort, sited three miles from Disneyland Paris, back in 2005 during the early planning stages. It has supported it ever since, regularly surveying its progress against the challenging targets set out in Villages Nature Paris’ own One Planet Action Plan. Bioregional will continue to monitor the sustainability of the resort now that it has opened to the public, with plans to eventually attract more than a million visitors a year. The project now offers 868 cottages and apartments set in a car-free landscape of lakes, woodlands, meadows and gardens 20 miles from the heart of the French capital.

illages Nature Paris offers a complete change of scene to help guests reconnect with the things that truly matter. Visitors will feel in harmony with nature in this extraordinary green village with its cottages and apartments by the lakeside or deep in the forest. Comprising five immersive ‘worlds’, Villages Nature Paris is the result of a collaboration between Euro Disney SCA and the Pierre et Vacances Center Parcs Group and proposes a new way of approaching a holiday. Here, the extraordinary is all around; nature and architecture merge together to form a unique world. This is a location designed to bring discoveries and sensations to fill holidays with new experiences.

Other sustainable features of this project include: Major works to create habitat and enhance biodiversity on site – planting 28,800 trees and 430,000 other plants including 2.5 miles of lake banks planted with natural vegetation. Many of the buildings have extensive green walls and roofs. Less than 10% of the entire 259 ha area, formerly low-biodiversity, intensively cultivated farmland, is being been built on. More than 600 jobs created including 75% from Seine et Marne, plus a further 1600 jobs supported in the local area. Extensive use of timber, a carbon-storing material, in the visitor accommodation and the Aqualagon, with all of the timber used in construction coming from certified managed forests in Europe. The Aqualagon also used low-carbon concrete. Villages Nature Paris has a frequent bus service to the nearby Marne-la-Vallée railway station, served by high-speed trains across France and beyond, and by Paris’ own RER suburban network. So visitors can easily travel from hundreds of miles away by public transport, and also use it to visit the French capital. The resort has plans for a large share of its visitors to travel without using their cars. Construction of a further 215 homes will begin soon and, eventually, the project could expand to provide 2450 homes.

Voice of the Industry

Lack of knowledge could be damaging your professional practice We are all familiar with the complex framework of standards, regulations, policy, contracts, best practice guidance and other documentation that set the baseline for our performance and provide us with the knowledge we need to do our jobs. If this knowledge framework is not comprehensive, accessible and easy to use, we are not able to perform.

B

ut a recent study of the 3.5 million people a year, from every part of the industry, who create, access and share knowledge on Designing Buildings Wiki, suggests there is a worrying and widening construction knowledge gap. Six million pieces of data were analysed, giving a unique insight into how construction knowledge is created and used. The resulting

report, ‘Fit for purpose? Big data reveals the construction knowledge gap’, includes a series of never-before-seen maps which have serious implications for the industry. The first map shows the relationships between the subjects covered by the 5500 articles on Designing Buildings Wiki. The proximity of subjects on the map shows how closely related they are, and their colour and

size shows how much has been written about them. This exposes a clear bias for the creation of knowledge around traditional ‘academic’ subjects, such as theory, research and innovation and case studies, as well as design and products). The second map is an analysis of 724,000 users during a two-month period, showing what subjects they actually read. This reveals that practitioners are much more interested in practical ‘project’ subjects such as construction management, appointments, procurement, contracts and payment than they are in the ‘academic’ subjects the industry writes much about. They are looking for straightforward guidance to help them with their daily work, and this is not what the industry is providing. This difference between what people want and what they get is a clear knowledge gap and it suggests industry resources are being misdirected. The study then looked at how long people spend reading different subjects. This suggests people spend longer reading the ‘project’ subjects than the ‘academic’ subjects, which is surprising, as academic research tends to be much longer than practical guidance. Crucially, the data shows that people are only prepared to spend around three minutes trying to find the answers they need, then they click back and look somewhere else. So, the knowledge that is buried at the end of long research papers is unlikely to be found. The industry needs to get grips with this as a matter of urgency as it is going to get worse. This year, the number of internet searches carried out on mobile devices exceeded those carried out on traditional computers for the first time. People who are on the move, looking at a small screen, do not want a long read. The iGeneration, glued to their phones, expect to get access to the things they need quickly, and without having to pay for them. This is the new reality. If the industry continues to publish knowledge in the form of long PDFs sitting behind paywalls, the iGeneration will look somewhere else and may end up with the wrong answer.

THE DEMOGRAPHICS OF KNOWLEDGE USERS

NUMBER OF USERS

British Standards are an example of how potentially serious this is.We rely on British Standards heavily, both in our specifications and in Building Regulations.Approved Document B refers to 99 different British Standards, and just one of those – BS 9999 – is more than 400 pages long and costs £380.Whilst some companies may have the resources to buy and digest this amount of knowledge, most do not. If we expect people to use critical information, it needs to be made freely available and easy to apply. The study then analysed the demographics of the people using construction knowledge. This shows a clear gender gap but, interestingly, it is only apparent after the mid-twenties. Before that, things are relatively equal, and if those young women can be encouraged to stay in the industry, this could be a positive sign for the future. The demographics also show four times as much activity from people under 45 as from people over 45. This may reflect a greater need for knowledge by younger people or may reveal a distrust of online sources by older people. The final set of data looked at the locations of knowledge consumers. This confirmed the dominance of the capital, with three times as much knowledge consumption per person in London compared to the rest of the UK. In part, this may be because the industry is concentrated in the South East, with London accounting for 22% of total UK construction output. But it may also be because of the draw London has on 25- to 34-year-olds, who account for 24% of the population, compared with just 14% in the rest of the UK.

THE LOCATION OF KNOWLEDGE USERS

AGE

The report closes by making a series of recommendations that would help the industry catch up with the changing world around it: More practical guidance is needed to help professionals understand how to perform everyday project activities Practitioners should be encouraged, supported and rewarded for sharing their knowledge Research needs to draw out useful findings and explain how they can be applied Strategic leadership is needed to ensure construction knowledge is targeted, comprehensive, accessible and easy to use.

The report concludes that there is a lack of strategic leadership in the industry and, as a result, there is little collaboration or coordination of construction knowledge. Too many resources are targeted at ‘academic’ research when practitioners are actually looking for straightforward practical guidance to help them do their jobs. This is the result of an entrenched top-down funding model, set up to attract bids from niche researchers. There is little support for more demand-driven general guidance about the practicalities of the industry that people clearly need.

With the industry now facing challenges from the uncertainty of a post-Brexit Britain to the very real issues of the housing crisis and construction skills shortage, off-site construction is once again back in the spotlight following the publication of the influential Farmer Review, the draft London Housing Strategy and the recent report by the London Assembly.

control costs and meet strict environmental targets have all helped to highlight the important part that off-site construction has to play in this challenging sector. Consequently, in terms of our own order book, we have seen a significant increase in demand for our off-site manufacturing expertise to deliver unitised glazed facade solutions to high-rise residential projects up to and above 40 storeys.

Off-site – at home in the residential sector?

One of the greatest challenges of delivering high-rise residential projects, and one of the key drivers behind the development of our own off-site offering, is ensuring a safe working environment. By manufacturing and assembling unitised facade systems at our dedicated in-house facility here in the UK, we are able to significantly reduce work on site and, more importantly, the amount of time working at height.

The high-rise residential market is a prime example of the advantages that can be gained by putting the theories of off-site manufacturing and construction into practice. The need to meet the demands of the rental sector through quicker construction as well as the desire to improve quality, safety,

The environmental benefits of off-site in terms of reducing waste and carbon emissions is widely known but it’s important to remember that much of this is diluted if products have to be delivered from overseas. The ongoing support of UKbased manufacturers like McMullen through early engagement and the proactive, rather than reactive, specification of off-site elements is therefore vital to ensuring the continuous development of the sector. New career opportunities are also being created through the establishment and expansion of factories and manufacturing facilities which, unusually for the construction industry, offer a permanent place of work. As a move away from traditional building methods, off-site can bring tremendous benefits but it also requires significant change, not only in terms of how projects are designed and products specified but, more importantly, how they are financed. Such a sea-change has been the sticking point for many but behind the rhetoric and debate, in manufacturing facilities and on construction sites across the UK, important progress in product innovation and project delivery has already been made. The foundations for an off-site revolution have been laid so now, let’s get building.

Legal & Business

The skills shortage in the UK is well-documented, with the shortage most acute in the engineering and manufacturing sector. Too few trainees are entering the industry from education and, with an ageing workforce nationally, the growth of the sectors are at risk of being stunted by a chronic lack of skills, explains Richard Allen, General Manager at voestalpine Metsec. Engineering industry own ability to perform well within the specific Figures show that nearly 20% of total UK employment is within an engineering enterprise, with 5.7 million people working in the industry, meaning there are more vacancies than ever that need to be filled. In fact, the future forecast is that more than a quarter of a million people need to enter the workforce per year up to 2024 to keep up with demand. As there is a limited pool of talent available, engineering and manufacturing firms need to address the shortage themselves. Whilst many companies have looked overseas to source workers in order to combat this issue, the shortage could be exacerbated by Brexit, meaning detailed and well-thought-out training and apprenticeships have never been more important.

Apprentices Metsec invests time and resources into training both new and existing staff to ensure that we meet our needs and those of our clients. It recognises the significant contribution that can be made by a well-trained and proficient workforce and also the benefits gained by the individual from enhanced confidence in their

26

job role.Training and development of all employees is, therefore, pivotal to the success of the business. Running a comprehensive apprenticeship programme at our Black Country headquarters, we’ve employed and trained more than 50 apprentices since setting up the scheme back in 1998.The company still remains one of the few engineering companies to run an in-house scheme. Metsec has a business goal to derive 20% of its workforce from ‘homegrown’, fully trained apprentices by 2020. Aligned to its strategic growth plan, the apprentice scheme sets out a six-year path for new recruits from the age of 16 upwards. More recently, we’ve broadened the scheme to include more advanced apprentices, providing a more substantial cross section and a variety of training levels. This sustained commitment to high-quality training and promotion of apprenticeships gives the sector not only a greater chance of keeping up with demand, but a more positive reputation for investing in its people. The strength of an apprentice pool within a company means that every year, talented members of the scheme are ready to

progress to the next level as fully-fledged staff members and become core members of the workforce, having a real influence on shaping the future of the company and keeping a steady stream of skilled staff within the business.

Continuous learning However, investment does not begin and end with apprentices.Throughout their careers at Metsec, all employees are encouraged to flag up areas where they want to hone their skills. We then research how best to meet their training needs and offer a range of appropriate courses from on-the-job training through to degree courses. Training doesn’t always have to be formal. Encouraging our experienced staff to take the time to train up more junior members of staff ensures that valuable skills are passed on and kept in our sector. This passing on of skills from more experienced members of the workforce to those at entry-level is key to success. Conversely, skills in technology and automation from younger generations can be communicated to existing staff to ensure that businesses are offering relevant and desired solutions to our extensive customer base. Critical to the success of cross-training is the careful planning and monitoring of the ongoing knowledge transfer by management, with a strong focus on the fact that this culture of continuous learning will be paramount to the success and evolution of manufacturing and engineering firms of the future.

Doors & Windows GSM systems are also ideal for unmanned sites and communications outside of normal business hours

One example of a GSM system in everyday life is the use of one to secure a gated property

As access control and door entry management face greater challenges to provide first-rate security as well as second-to-none accessibility and flexibility, the role of GSM technology is playing an ever-increasing role.

G

SM uses mobile technology to communicate and operate doors, automatic gates, car parks and remote site applications, making it a perfect access control solution for a wide range of gated

properties, office blocks, apartments and commercial buildings. Because of its reliance on mobile technology, GSM systems are also ideal for unmanned sites and communications outside of normal business hours.

GSM-based door entry systems offer enhanced freedom and security as you can answer a call wherever you are in the world – location is limitless. This offers additional security as the caller is not aware if you’re physically elsewhere and away from the property. In terms of usability, the intercom system means people will never have to miss that important visitor and are made aware of who has visited even when they are not there. The systems, such as Videx’s digital GSM system, provides spoken call progress information so that the visitor is kept informed of how the call is progressing. Four call progress LEDs also offer the visitor a visual indication of the call’s status. As incoming calls can be answered from any mobile or landline, there’s no need to install a specialised intercom telephone which is not only highly convenient but is also useful for users with special needs as they may have already been provided with a specially adapted telephone to answer calls and so could use this to also answer their door or gate.

t

Access control management: how GSM technology holds the answer

Freedom and security

Doors & Windows

Occupants would have the option of gaining entry either via a fob or a dialto-open facility where they make a call to the intercom from their phone

Another good example is a commercial property which is open during normal working hours but unmanned at other times, but access to the premises is required 24/7. Calls during normal hours could call the main reception who would grant access. During the unmanned hours, calls could go to a mobile.

GSM door entry systems are also far easier and cost-effective to install and manage than conventionally wired systems and can also be installed in environments where cables have not been installed for a system. For example, GSM would be ideal for a building where the landscaping and decorating had been completed and running cables would mean digging up drives or damaging interior decor. They’re also ideal for buildings when existing cables are damaged and can no longer be used or when the distances between the entrance points and the telephone points is too great for a conventional system.

A weighty issue One example of a GSM system in everyday life is the use of one to secure a gated property.Visitors would be required to press a call button and speak to the

34

occupant before either being granted or denied access. Occupants would have the option of gaining entry either via a fob or a dial-to-open facility where they make a call to the intercom from their phone, the intercom recognises their number and grants access. Another good example is a commercial property which is open during normal working hours but unmanned at other times, but access to the premises is required 24/7. Calls during normal hours could call the main reception who would grant access. During the unmanned hours, calls could go to a mobile where the caller could be correctly verified and granted access remotely if required. GSM is a growing market and is used in so many different industries, across a range of sectors, that it’s likely GSM technology will become the ‘go-to’ for

Find this issue plus much more on the fc&a app and fca-magazine.com

access control and door entry solutions. There are many other forms of door entry and access control but few are as flexible as GSM which doesn’t have the restrictions of cabling or distance. Flexibility and the possibility to remotely alter programming via SMS are two of the key features of a GSM intercom and access control system that make it highly attractive to building specifiers, consultants and installers. Engineers don’t need to visit site for minor changes to the programming and settings, allowing them to offer a better and faster service to their customers. It’s a solution that provides enhanced security, better flexibility and greater freedom, therefore, a win-win for end-users as well as door entry manufacturers, installers and consultants.

Roofing, Cladding & Insulation

A reputable slate supplier, such as SIGA Natural Slate for example, will honour all warranties, even if the quarry that supplies the slate ceases production

When designing and building a new or refurbished property, the products that are used are of paramount importance in order to ensure that their quality is both fit for purpose and will stand the test of time – whilst providing the desired aesthetics, writes Janine Brady, Marketing Manager at SIG Roofing.

T

his takes on even greater meaning when it comes to the roof. More than just a functional covering that’s designed to keep out the elements, the roof is actually one of the most important aspects of any building in terms of both cost and appearance. Indeed, a roof can account for more than 30% of the visible exterior and will determine the aesthetics for decades. Therefore, it pays to get it right from the start. When specifying roofing materials, there are a number of factors to be considered. Whilst a certain look and feel may be a priority in the design plans, this has to be balanced against the style of the building, local planning regulations, budget considerations and whether the roof coverings can be easily sourced. In the UK, there are a variety of roofing materials to choose from with each boasting its own particular merits. These include numerous systems for flat roofs – such as single-ply, EPDM, asphalt and reinforced bituminous membranes – together with concrete, fibre cement, slate and clay tiles for

36

pitched roofs. However, with the focus very much on the physical components, it can be easy to overlook the overall quality and life expectancy of the roof, so let’s take a closer look at how to ensure only the best quality products are specified. Invest in quality products: Every job, no matter how large or small, needs to be approached with confidence that the roofing products are of genuine quality and that their warranties are robust.Top-quality roofing materials such as natural slate or clay tiles for pitched roofs, and premium liquid or bituminous membranes for flat roofs, can turn a roof from the ordinary into the extraordinary. However, even with premium products, quality can be compromised. Take natural slate, for example. With a lifespan of around 80 to 100 years, it’s considered a premium product in comparison to other roofing materials. Indeed, such is its appeal that reclaimed slates are often installed on refurbishment projects even after decades of previous use.As with all premium

Find this issue plus much more on the fc&a app and fca-magazine.com

products, natural slate commands a premium price. Therefore, cheaper slate can often be extremely appealing, as can some of the more elaborate extended warranties being offered by some importers – in some cases up to 100 years! However, not all slate is of the same quality, and an inferior product may be riddled with inconsistencies and imperfections that can affect its durability and performance over time. Hence, it pays to check the slate’s origins before purchase. Something may go wrong further down the line, or spares may be needed to finish the job, or to extend the roof at a later date. It’s important to know that the slate will live up to its promise and that the same slate will be available in the future. Find a reputable supplier: A supplier with a solid reputation and a long history of sourcing roofing materials, and one who can offer traceability of supply and labelling, if required, will offer you complete assurance in its product and service.A supplier who will always uphold their warranties will bring you complete peace of mind too.A reputable slate supplier, for example, will honour all warranties, even if the quarry that supplies the slate ceases production. A reputable roofing supplier will also help navigate through the whole specification process and provide samples to ensure product accuracy, a wide choice of products and colours to suit aesthetic requirements and budget, together with a range of quality fixings. Finally, one that can provide a wider and more extensive product range, an established

and reliable logistics network, informed impartial advice and technical support on both the design elements of the roof and the build plans, will help guarantee the success of any roofing project. If you are building in a conservation area and the originals are no longer available, a reputable roofing supplier will also be able to help source authentic matching tiles. For example, by specifying genuine handmade clay tiles from a specialist supplier you will be able to expertly couple the look and feel of a product that has been installed many, many decades ago, and add instant charm and character to the roof.

cover industry-leading products that are involved in the build-up of a roof for up to 15 years. Such warranty packages make specification so much easier as the products are usually of an extremely high standard. Also, in the event that a claim needs to be made, the contractor and/or property owner will benefit from a much-simplified administration process. cheaper materials around, but more often than not, there will be reasons why they’re cheaper; so specify with care and align yourself to a reputable supplier who can demonstrate quality, reliability and expertise. Every building requires a great roof, and a great roof requires great materials – by investing in quality products at the start of your project it will provide peace of mind and pay dividends in the long term.

Check your warranties: The roof will consume a large amount of your budget, so it’s essential that you spend time exploring the wide range of possible configurations, products and finishes to find out what’s best for your project and your contractor/installer. Naturally, before specifying the roof material, you will need assurance that the products are of premium quality and can be relied upon. Hence, the warranties will be a prime consideration – especially since research shows that 70% of contractors have had to replace a roofing product through a warranty claim. Therefore, you need to be confident that the warranties offered are comprehensive and robust. To make life easier, it’s also worth considering those materials that are covered by a single-package warranty. The most popular packages tend to

Coatings that resemble metals in their natural form are a recent and exciting development. Aged copper is an obvious example.

Powder coating choices expand creative freedom

Richard Besant, Sales Director at Powdertech (Corby), discusses how powder coatings are extending creative opportunities for architects and designers. A material choice Materials, whether traditional, modern, artificial or natural, are the ingredients of architecture and interior design.Their creative use can have the most dramatic or subtle effect giving a unique identity to the building. All construction materials have their pros and cons. Selection depends on many factors in addition to appearance, including structural properties, planning and environmental considerations, availability and budget. The building material of the modern age is aluminium. It is the second most widely specified metal in buildings after steel and used in all construction sectors from commercial buildings to domestic dwellings. The benefits of using aluminium are numerous and include durability, strength-to-weight ratio and sustainability. It is ductile, durable and non-toxic.Through the vision of an architect or designer, aluminium can give free rein to creativity, making it possible to create structures that cannot be made from wood, steel, plastics or expensive alternatives. Steel and aluminium are popular construction materials offering, in various degrees, the advantages of high strength, low weight, design freedom, recyclability

40

and prompt availability. A common benefit is that they can both be powder coated which can further extend their application to offer a credible alternative to other construction materials.

Powder coatings widen the choice Powder coating technology has advanced well beyond being an alternative to wet paint; coatings can transform metals into alternatives for other construction materials in a response to the need for greater flexibility.

A weighty issue Stone looks undeniably beautiful on a building, yet stone is not only expensive, it’s also heavy. Due to weight or span restriction, it cannot always be used where the designer would like to see it used. Bring together aluminium and its exceptional strength-to-weight ratio, with new powder coatings that are coloured and textured to resemble stone and the problem is solved.Aluminium is strong, light and it’s not affected by moisture and discolouration. Powdertech’s Landscape range has many shades that resemble different types of stone and other elements of the natural landscape.

Beauty and the budget Stunning effects in architecture and design need not be costly. Powder coatings on aluminium, or steel, can be used to create beautiful effects. Coatings that resemble metals in their natural form are a recent and exciting development.Aged copper is an obvious example. The beautiful verdigris patina caused by metal oxidation is a particularly expensive design feature and may not meet sustainability criteria.Aluminium is highly abundant and up to 95% recyclable – even when powder coated. Evolution is a Powdertech collection of over 70 shades, inspired by traditional metals and natural materials.Aged copper, bronze, iron and flint are amongst these. Anodised colours can be achieved using standard-grade aluminium plus Powdertech’s Anomatch collection. Powder-coated effects are more consistent in shade than anodising and have a comparable design life.Anomatch finishes can be applied to steel to further increase finishing options.

Logistical cost savings Lightweight powder-coated metals mean lower transportation costs. Maintenance costs are relatively low and repairs are easy and inexpensive. Powder-coated articles are not delivered to site until needed, reducing the risk of damage and inventory loss. Ideal for off-site construction and just-in-time ordering, powder-coated aluminium saves further costs.

Making the environment a priority As a sustainable building material, aluminium beats all others. Powder coating contributes to environmental credibility with virtually no VOCs or halogens. Powdertech also operates a chrome-free pre-treatment system. There is no hazardous waste from application, and the process recycles much of the powder.

Coatings & Finishes

There are new powder coatings that are coloured and textured to resemble stone

Aluminium does not burn and powder coatings meet current fire, smoke and toxicity regulations. Wood can be replaced with aluminium or steel, powder coated with Powdertech Wood Finish (PWF), matching natural wood with variation in colour, grain density and grain pattern. Depletion of expensive wood resources is avoided, together with significantly reduced maintenance costs.

Flexibility in design Powder coat finishes are just 100 microns (0.1mm) thick and in many cases do not affect the design flexibility of the base metal which lends itself to enormous creativity. Coated metal can be sawn, drilled, riveted, screwed bent or welded. Design flexibility is retained, whether the aluminium has been coated in a stone-shaded Landscape, PWF, Anomatch or Evolution finish. There is no loss of functionality of the coated metal and its resistance to corrosion, humidity and abrasion is guaranteed.

Evolution is a Powdertech collection of over 70 shades, inspired by traditional metals and natural materials

Planning and conservation can be satisfied

â–

Designing a building that complements its surroundings is a factor often stipulated by planning authorities and conservationists. The original materials may be too costly, heavy or difficult to fabricate. Metal, powder coated to appear like wood, stone or other metals, can satisfy the designer’s vision with the requirements of planners and conservationists. Powder coating can free designers and architects from structural, budgetary and environmental restrictions and allow them to realise their creative vision.

Rain/SuDS

Un-adopted permeable paved parking areas discharge into the adopted road

The trade association Interpave has published a new case study showing how concrete block permeable paving provides a comprehensive sustainable drainage system (SuDS) for new housing developments without additional land-take.

F

leetwood Crescent is the 28home first phase of a new development in the Eastfield Area of Peterborough for award-winning housing association Cross Keys Homes. It makes extensive use of concrete block permeable paving, reflecting Peterborough City Council’s desire to incorporate SuDS in developments. The estate road is a trial site for the adoption of permeable paving by the Local Highway Authority and will be adopted under the ‘Section 38’ process, and its performance monitored.

Storing rainwater on site The 0.87ha brownfield site – formerly a secondary school – has a 0.8m depth of made-up ground with underlying clay and sand, giving a low permeability. The drainage is designed to temporarily store rainwater runoff on site and remove pollutants before gradual discharge to an existing surface water sewer that eventually outfalls into a nearby watercourse. The adopted estate road is ‘System C’ concrete block permeable paving with an impermeable membrane effectively forming a tank, due to the low soil permeability. A perforated pipe collects water, running the length of the road and connecting to the sewer. Here, water discharge from the development via the permeable paving

42

is restricted to ‘greenfield’ runoff rates by an orifice plate flow control chamber. Surface water storage volumes on the site are designed to cater for rainfall events exceeding the one in 100-year storm, plus 30% allowance for climate change. Un-adopted driveways next to dwellings and shared parking areas are also constructed in concrete block permeable paving, linked to the permeable road construction with pipes below the footpath. Rainwater from all roofs drains into the adjacent driveway permeable paving via perforated diffuser pipes. Services are generally accommodated in ‘corridors’ within the footpaths, with an impermeable block paved road crossing.

Interpave technical guidance All the concrete block permeable paving has been designed and constructed in accordance with Interpave technical guidance (available from www.paving.org.uk). This scheme demonstrates how concrete block permeable paved drives, parking and adopted roads on a typical new housing development can attenuate, store and treat runoff from all the hard surfaces without any additional land-take or other SuDS features. Addition of a simple orifice plate flow control protects the local sewer from overloading.

Find this issue plus much more on the fc&a app and fca-magazine.com

Predictable and reliable Following some 25 years of use in the UK and abroad, concrete block permeable paving has proved to be a predictable, reliable and low-cost SuDS technique. Its capability to attenuate water flow during rainfall for gradual discharge is well known. But this principle is optimised for greater cost efficiency by considering distinct storage ‘compartments’ of permeable paving using straightforward flow control devices with an orifice – accurately sized and accessible for observation or adjustment if needed – on the outlet. This technique enables water storage to be strategically deployed around a development within compartments, each with a flow control demonstrating compliance to local authorities as part of the SuDS design approval process.

Sustainable paving

By its very nature, concrete block permeable paving is uniquely placed to help meet requirements for SuDS on developments. Of course, hard surfaces are necessary on housing schemes anyway – whether for traffic, parking, pedestrians or play. But permeable paving also provides an inherent drainage system, addressing both flooding and pollution issues by attenuating and cleaning water runoff at source. This technology largely eliminates pipework, gulleys and manholes, and should cost less than conventional drainage. Concrete block permeable paving can simply infiltrate to the ground where conditions allow or collect water for transmission to other SuDS features along the ‘management train’ or to conventional drainage, as here.

Disability

The extension has been designed with flexibility in mind, enabling the new art space to open up into the existing art room

A lesson in disabled access at Michael Tippett College While the traditional model for SEN (Special Educational Needs) school and college provision follows the mainstream example of classroom-based learning, Head Teacher of Michael Tippett School, Marilyn Ross, has very different ideas about what the students of the recentlyestablished Michael Tippett College in the London Borough of Lambeth actually need.

S The project has been delivered by WLS over three phases, beginning with the refurbishment of the existing building, followed by a phase two project to build an extension to open out the art room and create a therapy room

44

o, with a vacant former community centre on a separate site to utilise, Marilyn and the Michael Tippett team set about creating Michael Tippett College; a ground-breaking educational setting for young adults aged 19 to 25 with complex needs, physical disabilities, autism, SLD (Severe Learning Difficulties), challenging behaviour and PMLD (Profound Medical & Learning Difficulties). Explains Marilyn: “The ethos behind the new college is to consider what our students can do and help them realise their full potential, rather than limiting opportunities by focusing on what they can’t do. “However, in order to achieve that, we needed a building that was safe and accessible for all our students, not only to support the wide-ranging vocational and life skills curriculum we have put in place

but also to enable a varied programme of therapies and wellbeing activities. “Working with a contractor that has the insight to truly understand those goals as well as the skills to deliver the right environment was vital and we knew from the outset that WLS was the right partner for us.”

Understanding the ethos WLS had already worked with Michael Tippett School to deliver a number of improvements at the main school building, including modifications to the performing arts space and installation of electronic gates to improve safeguarding. The works at the school had given the WLS team an understanding of the Michael Tippett ethos, enabling the company to contribute ideas and advise on remodelling and modification requirements for conversion of the former community building.

Disability Explains Marilyn: “The building had been out of use for several years before being given to us by Lambeth Council, so an initial refurbishment had already been done. This meant that the building was habitable but hadn’t been modified for use by disabled students. “It was an ideal blank canvas for us to work with because it meant that we could make decisions about what we wanted to do at the site completely unhindered by the physical environment and then design the layout and facilities to suit the needs of our school community.” The resulting project has been delivered by WLS over three phases, beginning with the refurbishment of the existing building, followed by a phase two project to build an extension to open out the art room and create a therapy room, both of which can be accessed from within the school or via the outdoor areas. A planned phase three project to enable the training kitchen and catering facilities to be extended as a cafe open to the public has not yet started on site. Comments Jason Jeffery from WLS:“It was clear from the beginning that Marilyn and her team wanted the new college to be very different from the conventional SEN environment. Our involvement from the concept stage has enabled us to input ideas for delivering the concept in the physical space, ensuring that the challenges of working with an existing building were overcome within the context of Equality Act compliance and the physical and wellbeing needs of students.”

WLS had already worked with Michael Tippett School to deliver a number of improvements at the main school building

WLS also advised on access systems. This included the widening of doorways and installation of automated opening doors to enable wheelchair access.

required equipment as an integrated package. This included the widening of doorways and installation of automated opening doors to enable wheelchair access, along with key fob access to limit nuisance opening.

Working in partnership WLS has recently completed phase two, adding an extension to the original building to enhance the art facilities and provide a therapy room. Once again,WLS contributed design expertise in addition to constructing and fitting-out the new space. The extension has been designed with flexibility in mind, enabling the new art space to open up into the existing art room. It has also prioritised student wellbeing with a glazed wall and roof that allow natural light to flood into the building, giving a sense of openness and connecting the inside space to the

outdoors, as well as addressing the physical needs of visually impaired students. “The design of the extension is just one example of how our partnership with WLS has helped us articulate our vision for the college within the fabric of our building,” Marilyn adds. “At every point of the building design we have focused on supporting students’ wellbeing and their potential and WLS has fully integrated those principles into the design and build process. “They are not just our contractor but have also acted in the role of consultant, design team and security specialist. As a result, we’ve been able to reduce the time and cost of the project while working with a single, accountable point of contact.”

The scheme involved significant remodelling of the space to enable the open-plan layout so central to the college’s ethos. As a result, teaching spaces can be used for a variety of purposes with trampolines folded out for rebound therapy sessions and yoga mats retrieved from cupboards for health and wellbeing sessions, for example. WLS was also responsible for designing and installing the facilities, which include training areas for cookery and food preparation with a disabled access servery and cafe, carpentry and design and technology training facilities, and an art room. The fit-out also included the provision of bedrooms as respite accommodation with en-suite disabled access wetrooms.WLS even provided specialist wheelchairs that can be used in the shower as part of a turnkey solution designed to provide for every detail of the college’s requirements in a single package. The contractor’s expertise in security systems meant that WLS was also able to advise on access systems, safeguarding provision and CCTV, and install all the

Merlin thinks Sadolin is magic for pub application Sadolin has been drafted in to help transform a pub into a stunning venue in the heart of the East Midlands with a range of superior woodcare solutions. The Maltsters Country Inn, in Badby, Daventry, was in a state of disrepair when Merlin Griffiths, Bartender and Owner of Greenhouse Pubs, took it over earlier this year. To help with the restoration project, he turned to Sadolin PV67 Heavy Duty Varnish and Sadolin Superdec after hearing glowing reports about the products. Merlin Griffiths, a well-known face in the drinks industry with appearances on TV screens and in the media, also owns a second pub in Kilburn, London, where he first used the product. Merlin said: “I was recommended Sadolin PV67 by a flooring expert. “When we were creating a boat deck finish on the floor in the Kilburn pub, he told me that I should use the product on my bartop too. “The flooring expert said that he had used it in a famous gallery and I thought that was a pretty good recommendation, and he was right.

46

“I’ve used it here on the bartop at The Maltsters and it’s dried crystal-clear and rock-hard, which is excellent.” Available in either a gloss or satin finish, Sadolin PV67 Heavy Duty Varnish comes as a two-pack system and is renowned for its ease of application, and its beautiful, long-lasting finish. Of particular appeal to the leisure and hospitality industry is its resistance to chemicals, enabling the product to cope with alcohol and soft drinks’ spills. 8 www.sadolin.co.uk

Ecophon calls this approach ‘activitybased acoustic design’, a concept that considers three main influences: activity, people and space. The designer is invited to evaluate the noise, which could be generated by occupants from phone calls, meetings, lessons or, perhaps, a performance; as well as the personality, age range and other attributes of the occupants. These factors must then be considered alongside the size, location and materials forming the space. Analysis completed, the appropriate acoustic treatment is utilised to control the reflection, propagation and reverberation of sound within the space, helping to create acoustic comfort as well as visual interest. The revised Focus family of products encompasses an expanded range of 16 Akutex colours, inspired by the tones found in nature. There are 11 standard sizes, 10 edge details and six innovative design solutions addressing locations such as level changes and wall transitions. New to the family is Ecophon Focus Ez: an asymmetric regular tile, which can be installed in different orientations to create angles and forms across the ceiling. Ez also integrates easily with any of the three different lighting solutions available to enhance a ceiling installation. Focus offers interior designers, architects and acousticians an unrivalled toolbox for creating an activitybased solution to a building’s audible performance, combined with visual impact. 8 www.ecophon.com/uk * info@ecophon.co.uk ( 01256

Terrazzo tile flooring adds style at top Covent Garden restaurant According to the National Federation of Terrazzo, Marble and Mosaic Specialists, the popularity and specification of terrazzo tiles, which provide both high-performance flooring and stand the test of time with regards to fashion, is growing. Federation Secretary, Brian James, comments: “A good example of the enduring popularity of terrazzo tile floors is here at Margot restaurant in the heart of Covent Garden. It helps bring together the quality and craftsmanship used

throughout the rest of the restaurant.” “When shaping the interior of the restaurant, our aim was to amalgamate the rich heritage of Italian design,” adds Tom Strother of interior design studio, Fabled Design.

“The terrazzo tile flooring selected had both the colour and finish to complement the textures and the detail of our design.” NFTMMS member Quiligotti, one of the UK’s largest terrazzo tile manufacturers, was chosen to supply the tile flooring throughout the restaurant. “Our tiles are decorative yet hard-wearing so can be installed across a range of projects including restaurants, airports, train stations and retail stores,” explains Mike Moseley, Business Development Manager of Quiligotti.“Supplying tiles to meet the high-quality feel our client expected for this project was creative, challenging and, ultimately, very successful.” The Quil-X Large tiles chosen are fixed like a traditional ceramic tile on adhesive and do not need to be ground and polished on completion. This saves money and reduces install time on site. The tiles are manufactured in a range of nine colours incorporating large marble aggregates with a contrasting matrix of smaller aggregates. They have been specially developed to meet the growing demand for Palladian-style floors. 8 www.nftmms.co.uk

Kalwall creates a flight of fancy Kalwall translucent cladding has been used in a stunning project at Raleigh-Durham Airport in North Carolina, designed by architect practice Clark Nexsen. The brief was to transform/refurbish the ageing 1981 Terminal 1. Nicknamed the ‘blue box’, the original rectangular building was constructed using blue corrugated metal making it dark and uninviting while the inside was haphazard with a poor passenger flow.

In a £50m scheme, a stunning new terminal has emerged from a complete redesign with everything from the kerbside to the interior space. On landside arrival, a Kalwall canopy system provides shelter and links access points while a Kalwall translucent facade is

utilised to clad the main terminal building. Its unique ability to diffuse natural daylight into the interior means the new TSA screening facility now has complete privacy for the sensitive areas while bathing the interior with natural, glare-free light. Kalwall is frequently specified for this type of prestige project where high-end performance and quality need to be coupled with aesthetics, practicality and a long lifecycle. Not only does Kalwall provide a neat and cost-effective solution but it also offers complete line-of-sight protection, maintaining privacy for building occupants while bathing the interior with diffused daylighting regardless of the weather. Importantly, Kalwall will eliminate shadows and glare and the stark contrasts of light and shade. The system also enhances simplicity by doing away with the need for blinds, curtains or solar control. Even on cloudy days, the interior is flooded with natural daylight, which means less artificial lighting and, because Kalwall is highly insulating, energy costs are reduced. 8 www.structura-uk.com/kalwall * kalwall@structura.co.uk ( 01233

Armstrong CPD explains the advantages of metal ceilings A RIBA-approved CPD which details the benefits of specifying metal systems is now available from Armstrong Ceiling Solutions. The presentation, which gives architects a onehour CPD credit, recognises the degree to which metal systems now play in Armstrong’s already peerless portfolio. The reasons given for specifying metal ceiling and wall systems are numerous and varied, from their aesthetics (a crisp, clean, hi-tech visual in flat, curved or sculptured forms, and linear or modular layouts) to their durability, withstanding rigorous handling, with edges that do not chip and surfaces that do not flake. The CPD also takes architects through the manufacturing process for tiles, planks, canopies and bespoke (curved, radial and trapezoidal) systems. * sales-support@armstrong.com

The versatile choice for architectural design RMIG Expanded Metal is a light, versatile and attractive choice for building applications because of its aesthetic qualities and the creative freedom it offers. Expanded metal from RMIG has become increasingly popular among architects for its wide spectrum of aesthetic and

functional advantages and is often the ideal choice when working with materials such as concrete, steel and glass. It can be used

for both practical and decorative purposes and offers architects a new level of creative freedom when designing applications such as facade cladding, sunscreens, ceilings, fencing and protective screening. RMIG Expanded Metal has a modern yet timeless look and creates the possibility of designing unique and eye-catching shapes and expressions – yet another reason why architects favour this versatile product. RMIG has its own production facilities for expanded metal where sheets are manufactured from, for example, aluminium or steel. The expansion of the metal takes place in one efficient production process. Expanded metal is made in one piece without joints or welds, which makes it ideal for forming, pressing and cutting. There is no metal lost in the process and, as expanded metal is also virtually maintenance-free, this increases the costeffectiveness of the material. Combined with its high strength and outstanding antiskid qualities, there are many valid reasons for using expanded metal. 8 www.city-emotion.com * info.uk@rmig.com ( 01925

NFRC reveals winners in Scottish roofing awards

Aggregate Industries’ roofing hits the high ranks at historic hall Aggregate Industries’ building products team has helped to restore the roof of a historic hall to its former glory, after supplying 700m2 of its Bradstone Cotswold roofing tiles. The hall originally had Collyweston stone slate on the roof, which needed to be replaced, but the managers required a new product that would resemble a similar colour and effect. Aggregate Industries’ Bradstone Cotswold roofing tiles did just that. Having used the Bradstone Cotswold tiles previously, when a small section of the roof was rebuilt, the client knew where to come when replacing the whole roof. 8 www.aggregate.com * landscaping@aggregate.com ( 01530 510066

The team at Delta Membrane Systems were surprised and absolutely delighted to be recognised and named as the winner of the Innovation and Sustainability Award

Delta wins ASUC Award for ‘Innovation and Sustainability’ On Friday 24th November, David J. Symes and Paul Green of Delta Membrane Systems had the pleasure of attending the ASUC (Association of Specialist Underpinning Contractors) yearly AGM and awards ceremony held at Café de Paris, London.

S

imon Haslam,ASUC Chairman, commenced the AGM and awards ceremony by welcoming all. John Patch gave the ASUC AGM update, followed by Simon updating members on another busy and full year. Guest speaker Eddie ‘The Eagle’ Edwards thanked speaker sponsors and awards were given.

The last award of the ceremony was announced for Innovation and Sustainability, a category not usually associated with the Association of Specialist Underpinning Contractors, but it was felt that Delta Membrane Systems – a member of ASUC, which had taken part in the ‘BRE Flood Resilient Home’ project – should be recognised for its innovative work in flood remediation.

It was felt that Delta Membrane Systems should be recognised for its innovative work in flood remediation

The team at Delta Membrane Systems were surprised and absolutely delighted to be recognised and named as the winner of the Innovation and Sustainability Award. As a growing and niche business, to win the category of Innovation and Sustainability of the Year is a testament of the company’s earnest effort, not only as a business but also as a great achievement to all involved in the flood remedial and waterproofing sectors. This is the second award Delta Membrane Systems has won this year, having won the PCA (Property Care Association) Innovation and Sustainability Award back in May. Delta Membrane Systems is also in the running for the prestigious Construction News Specialist Awards for the categories of ‘Innovation of the year (Non-Contractor)’ and ‘Material Supply of the Year’. Delta Membrane Systems has sought to improve the built environment through research and knowledge generation, to win this award is a great testament to its commitment and dedication. Christopher Burbridge, Director for Delta Membrane Systems, said: “Receiving any kind of award is a great achievement; winning one from a great organisation such as the Association of Specialist Underpinning Contractors (ASUC) is an achievement we are incredibly proud of. Very few things in life are entirely the work of just one person and this is no exception, so I must pay tribute to the enormous contributions of all Delta staff, without which none of this would have been possible. This award is as much for #TeamDelta as it is for me and my fellow directors. The award will take pride in our training suite at our head office in Epping. With so many good projects to choose from, the judges must have had an unbelievably difficult job and I’d like to thank everyone who voted for Delta Membrane Systems to win.” David J. Symes, Technical Director for Delta Membrane Systems, added: “With such strong competition, I really do count myself and the Delta team lucky to win – but win we did. On a personal level, it was a great feeling to collect the award. Travelling home with the award in my hand was an incredibly uplifting experience. Every time I look at the award, I’m reminded of the moment of collecting it. The future looks bright! Well done #TeamDelta.”

RECYFIX MONOTEC drains car park at Crompton Retail Park A 930m² (10,000ft²) Farmfoods store opened its doors to customers this spring on the Crompton Retail Park, Doncaster, West Yorkshire. For this new section, the retail park’s 150-space car park was drained by some 73m of RECYFIX MONOTEC, Hauraton’s high capacity channel drainage system. Two RECYFIX MONOTEC 100 models were installed in the car park’s asphalt surface, both channels having a grating width of 100mm (channel internal dimension). The larger channel has an overall height of 380mm and provides a cross section of 355.5cm2. The smaller channel has an overall height of 280mm and provides a cross section of 245.5cm2. The 73m of channel installed has a total water capacity of just over 2444 litres. The MONOTEC 1m-long channel component is of a sturdy monolithic design where the HEELSAFE grating and the tongue and groove linking system

are integral to the channel moulding. The whole unit is made of tough, virtually unbreakable polypropylene (PP) formulated to be very resistant to daily temperature fluctuations from frost conditions to strong sunlight, including the ultraviolet (UV) spectrum. PP is naturally resistant to de-icing salt. Complying with the requirements of EN 1433, the PP is given its UV resistance by adding just sufficient stabiliser so that the structural strength of the material is unaffected and a consistent appearance is maintained. The MONOTEC channels have a loading category of up to Class D400.

Nortek has a wide range of products that the GAR applies to. The company’s aim is to ensure that each and every one of its products is compliant with the new legislation.

Are you ready for the changes to the Gas Appliances Directive?

The Gas Appliances Directive (GAD) is changing. From 21st April 2018, all products in the market will have to comply with the new Gas Appliance Regulation (GAR). Here Nick Winton, Divisional Manager for Nortek Global HVAC UK, explains more about the changes and the absence of any transition period.

T

Nick Winton is Divisional Manager for Nortek Global HVAC UK

58

he EU GAD is changing and will be replaced by the new GAR.The change moves away from having several country-specific requirements and replaces them with one consistent set of rules across the entire European Union and associated free trade areas. After two decades in use, review is desirable to ensure the regulations are fit for purpose. In a modern world, the GAD has some particular shortcomings in terms of how it deals with standards, regulations and the role of notified bodies. Placing a CE Marking on products means that it has been declared as complying with all applicable regulations. The CE Marking of gas appliances is currently regulated by the EU Gas Appliances Directive (GAD) (2009/142/EC). This will be replaced by the Gas Appliances Regulation (GAR) (EU 2016/426) which comes into effect from 21st April 2018.

Find this issue plus much more on the fc&a app and fca-magazine.com

Other CE Marking directives that may also apply to gas appliances are unaffected and will continue to apply (if they did so previously). This change will impact everybody in the gas appliances and fittings supply chain within the EU, including manufacturers (supplying to the EU), importers, distributors and even retailers. The Gas Appliance Regulation requires manufacturers to ensure products comply with ‘state-of-the-art’ EN standards together with mandatory risk assessment. This includes a maximum 10-year validity period on CE certification from the first date of issue. It also requires the notified body and the manufacturer to stay informed of changes to the ‘state-of-the-art’ and update appliances as needed to ensure they still meet essential regulatory requirements.

How does Brexit affect this? The new regulation comes into force at least one year before the UK leaves the EU. Current understanding is that the EU regulations will be subsumed into UK law with little evidence that the GAR would not be included in this approach. Nortek has a wide range of products that the GAR applies to. The company’s aim is to ensure that each and every one of its products is compliant with the new legislation. Please do not hesitate to contact Nortek with any queries or questions about this new directive. 8 www.nortekhvac.com/europe * ryan.ashley@nortek.com ( 01384

TORMAX opens doors to learning Working with BSL Interiors of Glasgow, TORMAX was contracted to install an automatic entrance to the Robertson Trust Library and Learning Resource Centre at the University of West of Scotland’s Paisley Campus. Creating an impressive frontage to this important building, a Classic 5251 TORMAX three-wing revolving door is powered by a precision-engineered motor designed at the TORMAX HQ in Switzerland, ensuring reliability and longevity of the system. “This is a sustainable access solution,” comments Simon Roberts, Managing Director for TORMAX. “It has been shown that a revolving door powered by a low-energy operator is one of the most effective ways of minimising heat loss from a building whilst providing clear and easy access for all users, even at the busiest times of the day.” “The university’s Paisley Campus has been significantly developed over the last decade and UWS was recently shortlisted in the ‘Most Improved Student Experience’ category of the Times Higher Education

Awards 2015,” comments Jim Timlin, Project Support Officer at the university. “The new revolving entrance to the library is energy-efficient and, crucially, is large enough to keep the flow of foot traffic moving.” The TORMAX Classic 5251 revolving door is constructed for durability with 56mm of aluminium edging the profiles. Driven by a technologically advanced high-torque operator, ongoing performance and minimum maintenance is assured, even under heavy daily wear and tear. Whisper-quiet operation combines with user-friendly programmes to allow settings to be adapted to minimise energy consumption. The revolving entrance is fully compliant with current DDA regulations, with advanced sensors adapting rotation speed to match that of users. An existing

automatic swing door is located alongside the TORMAX revolving door, offering disabled users alternative access as well as flexibility for larger deliveries. 8 www.tormax.co.uk

Contemporary copper in Australia A World Architecture Festival Finalist in 2016, this apartment building designed by SJB, in a prominent Sydney location, is defined by its restrained palette of quality materials, including Nordic Copper from Aurubis. Commanding expansive views over Sydney Harbour, 10 Wylde Street is a seven-storey contemporary building set in an urban fabric originating from early Colonial grand residences and the first apartment buildings in Australia. The northern facade elevated above neighbouring buildings is characterised by its transparency and fineness of detailing, with thin metal window framing, slender columns and folded copper edge details. This open elevation is contained by the elongated Roman profile brick masonry forms of the other three facades. Distinctive copper ‘wings’ to the rear facade enable small triangular balconies to project from the monolithic masonry, screening them from the south and directing views towards the city and harbour.

62

A subtle pattern of perforations in the Nordic Standard copper screens provides solar shading and privacy from adjacent buildings. Nordic Standard copper was selected as a natural material that will age gracefully. Nordic Standard is produced by Aurubis, part of a world-leading integrated copper group and largest copper recycler. In addition to Nordic Standard, other Aurubis architectural surfaces include Nordic Brown pre-oxidised copper with either light or dark brown oxidisation that otherwise takes time to develop in the environment. Various Nordic Green and Nordic Blue factory-applied patinas have also been developed with properties and colours based on the same brochantite mineralogy found in natural patinas all over the world.

Crittall reinforces Mayfair chic One of Mayfair’s most prestigious apartment blocks has undergone a transformative refurbishment with a major contribution from Crittall Windows.

Chesterfield House, close to Park Lane, was built in the late 1930s on the site of a Georgian mansion of the same name. The nine-storey mansarded block comprises 105 flats providing residents with high-specification accommodation and a full porterage service. The refurbishment works called for the removal of all existing original steel windows and their timber subframes which were then replaced with new timber subframes clad externally with special aluminium extrusions to ensure the external surfaces were maintenance-free. New Crittall Homelight Plus doubleglazed self-cleaning windows were then installed into the subframes. “The original windows were Crittall and Westminster Council planners insisted that there should be a like-for-like replacement,” says Annika Blixt, General Manager of Chesterfield House Management, who considered various alternative suppliers, but concluded that Crittall’s proposals best replicated the general appearance of the building while improving the insulation value of the fenestration. 8 www.crittall-windows.co.uk * hq@crittall-windows.co.uk ( 01376

Hueck supplied the aluminium windows and doors for each of the apartments. Managing Director, Leon Friend, commented: “Green construction has

become more important as developers look to increase the lifespan and reduce energy consumption for buildings by incorporating designs and materials that cater to future occupant needs. “Our products are not only attractive, they are designed to be incredibly energyefficient, helping to reduce utility costs, reduce the carbon footprint of the building and improve longevity.” Hoola marks the gateway to London’s Royal Docks, an area set for major regeneration over the next few years. Leon says skyscraper projects like Hoola will become ever increasing as the capital’s population rapidly expands. He comments: “London’s population reached an all-time high of 8.6 million in 2015. By 2020, there will be 10 million Londoners and by 2050, 11 million.”

Building Elements

Quite apart from the practical advantages of being a third of the weight of steel, aluminium is a superior material for fire safety

Why balcony safety is a burning issue Whilst they are not yet enshrined in Building Regulations, fire safety measures for balconies are now widely stipulated by building warranty providers. Architects and developers should be mindful of this at the design stage of their projects, as Peter Melia of balcony specialist Neaco explains.

V

isit the centre of any major city and balconies will probably be visible in most directions. It’s estimated that there are over 45,000 highrise apartments in London alone, with flats comprising just over 50% of the capital’s residential accommodation. Given this proliferation, it is no surprise to read reports that highlight the frequency of associated risks such as fires. In its 2016 document,‘Fire safety issues with balconies’, BRE Global reported 24 cases of balcony fires since 2005. In Part B of the Building Regulations there are no fire safety requirements specifically relating to balconies (with the exception of balconies

providing a means of escape) but housebuilding warranty providers are increasingly concerned about potential risks, especially post-Grenfell, and many are requesting balcony design modifications with reference to Part B4 – which refers to the spread of fire on building exteriors. Timber decking is an obvious risk and BRE Global’s report includes case studies identifying discarded cigarettes on decking as the cause of fires. Neaco discuss balcony specifications with architects across the UK and many tell us that decking material is the primary safety concern for warranty providers. Their most commonly requested revision is the replacement of timber with more fireresistant materials.Wood-polymer composite decking, comprising a combination of plastics and timber fibres, is not considered to be sufficiently fire-resistant and is often rejected too. Glass-reinforced plastic (GRP) is, in essence, an oil-based product with a combination of materials and components which all react differently when exposed to fire. The polyester resins are made up of carbon, hydrogen and oxygen atoms and, like all organic compounds, they will burn. Realistically, this leaves steel and aluminium as the only viable alternatives. Quite apart from the practical advantages of being a third of the weight of steel – which means it can accommodate spans between joists of up to

2m – aluminium is a superior material for fire safety. Its thermal conductivity is four times faster and therefore a greater heat input is necessary to bring aluminium up to a given temperature than required for steel. Aluminium’s fire resistance is extremely highly rated in the BS 476 Fire Test Series and it also eliminates the need for timber joists, thereby significantly reducing fire risk. What’s more, aluminium is corrosive-free, extremely durable (with a design life of 60 to 100 years) and 100% recyclable. It can be easily machined to provide special features which serve the needs of balcony decking, including anti-slip surfaces. This ability to provide slip resistance is another aspect which makes aluminium safer than timber, which over time becomes increasingly slippery underfoot. As a company which uses aluminium for the manufacture of our architectural systems, Neaco is a passionate advocate of its many benefits and especially its value in reducing fire risk. By specifying aluminium’s use in balconies, architects and developers can streamline the regulatory approval of their design schemes and, more importantly, improve the safety of their buildings. 8 www.neaco.co.uk

NatraTex gives Oxfordshire housing estate the Cotswold look NatraTex, BituChem’s leading material, has been used to create footpaths, roads and driveways in many residential areas, including a recent development in Cholsey, Oxfordshire. The new housing estate, launching this winter, is an exclusive development of two-, three- and four-bedroom houses built by Linden Homes at Meadow View, just one mile from Cholsey village. To complement

the beautiful surroundings, BituChem’s NatraTex Cotswold was specified for the roads and pedestrian footpaths. NatraTex 10mm Cotswold was applied to create attractive and hard-wearing new

roads and pathways around the estate. The material works with the colours of the newly-built houses and also provides a smooth, durable surface for residents. NatraTex Cotswold is hard-wearing and versatile and offers the same durable, high-performance qualities as traditional asphalt technology. The material has been designed to withstand the everyday use of pedestrians and light vehicles and is created using a specialist clear synthetic binder and naturally-occurring, coloured aggregates to offer a fully compact finish. Once applied, NatraTex is virtually maintenance-free and maintains its colour for a long-lasting finish. The smooth surface is also much safer than other alternatives as it is resistant to cracks and potholes preventing any trip hazards. NatraTex is also available in a variety of colours and finishes, including gravel and red, under the NatraTex Colour range. NatraTex is not a resin bound or bonded product, it is an asphalt surface course with similar characteristics to conventional macadam and installed at the same depth and same sublayers (base and binder course). 8 www.natratex.co.uk

Structurally glazed atrium focal point for wealth management firm HQ Jacksons Fencing security mesh excels in SR3 test

When Scott Brownrigg designed a new building at the headquarters of FTSE 100-listed wealth management business St James’s Place, it wanted to give the building a suitably impressive centrepiece to welcome employees, clients and partners. This was achieved in the form of a three-storey atrium, created using the Pilkington Planar structural glazing system. The fixings used in the installation are unique to the Pilkington Planar Intrafix system and utilise the Planar 905J stainless steel fittings in the vertical screen and Planar 902 fittings on the roof, in conjunction with the Planar Nexus castings.

Jacksons Fencing has announced a further accreditation that underlines its credentials as the leading provider of perimeter security solutions. The company has added the important SR3 certification for its UHS Extreme mesh systems from the Loss Prevention Certificate Board (LPCB). The SR3 rating is only given to products that can endure an attempted breach using tools like axes, gas torches, crowbars, drills, bolt cutters, angle grinders and more. Not only has Jacksons’ security mesh been certified by the LPCB, it is also approved by the Secured by Design scheme, confirming its suitability for higher levels of security. 8 www.jacksons-fencing.co.uk * sales@jacksons-fencing.co.uk ( 0800 408 2234

Newton

Year at a Glance

The Newton Membrane Recycling Service Every year the waterproofing industry sends hundreds of tonnes of plastic membrane offcuts to landfill, as there was previously no service capable of collecting and recycling the material. In direct response to this, Newton Waterproofing has therefore developed the Newton Membrane Recycling Service. Available through Newton Specialist Basement Contractors, the service is entirely traceable and ‘closedloop’, as the recycled product is used to manufacture new products for the construction industry. The Newton Membrane Recycling Service is the first scheme of its kind in the UK and has recycled over three tonnes of material since it was introduced in March 2017.

100% recycled waterproofing membranes As part of its double-hit of sustainability innovations in 2017, Newton also launched not one, but two new cavity

drain membranes manufactured from 100% recycled material. Newton 508 eco Floor and Newton 520 eco are the only fully recycled membranes in UK waterproofing and are also both fully certified by the British Board of Agrément, making them truly unique. Overall, specifiers are now able to ensure that not only is all of their membrane waste being responsibly recycled, but also that the membrane being installed is coming from a responsible and sustainable source.

Simplifying waterproofing specification for all The Newton Waterproofing Index is a unique specification tool in the construction industry, providing specifiers and designers with a scoring system in order to accurately assess the level of risk involved in a waterproofing design. Not only does the NWI, therefore, make the life of the specifier as simple as possible, it still enables them to effectively protect their buildings, assess their waterproofing specifications with a simple scoring system and also protect qualifying projects with the most comprehensive guarantee in the UK waterproofing industry. The result is an intuitive and measurable resource for industry professionals.

The best guarantee in UK waterproofing Projects that achieve the very highest score on the Newton Waterproofing Index also qualify as Newton Protected Basements, supported by the new and industry-leading 10-year Newton Protected Basement Guarantee. Underwritten by an A-rated UK insurer, the bespoke latent defects policy includes: 10 years of latent defects cover; no defects liability period; up to £100,000 of cover per project for consequential loss; cover for product, design and installation failures; in-house design assistance and on-site quality assurance; as well as independent auditing included where required, to ensure continued quality. In short, the Newton Protected Basement Guarantee is a major upgrade from any other guarantee that is available from a UK waterproofing supplier.

basement disaster. Excavations performed contrary to the structural engineer’s instructions resulted in banks falling in beneath the street, and shutters bursting inwards under the weight of compacted concrete. When the site was left in this appalling condition, Newton and its specialist contractor MJ Rooney stepped in to bring the project back from its disastrous beginnings and provide complete waterproofing protection for one of the smallest Passivhaus in the world.

Combining waterproofing and gas protection Following the 2015 introduction of its hugely successful, self-healing, external waterproofing membrane Newton 403 HydroBond, Newton has further developed the product to act as a highperformance gas-barrier. The new Newton 403 HydroBondGB incorporates LDPE and aluminium layers within the membrane itself to provide extremely high resistance to radon, carbon dioxide and hydrocarbons from the ground. Following thorough testing of the gas-resistance of both the membrane itself and the membrane joints, the new product is also supported by full BDA certification, making it one of a select few third-party accredited waterproofing and gas proofing membranes.

Devon development shows benefits of OMNIE underfloor heating

OMNIE UFH system supplied for royal marine’s accessible new home Exeter-based renewables and underfloor heating specialist, OMNIE has donated one of its Staples pipework systems for the construction of a fully wheelchair accessible home that has been built to accommodate a former royal marine and his family, after he contracted a serious illness on overseas service and can now no longer walk. Corporal Phil Eaglesham contracted the relatively rare Q fever while serving in Afghanistan five years ago with the condition unfortunately proving to be degenerative and making his existing home increasingly unsuitable. In order to help the family, The Royal Marines Charity appealed for help to construct a bespoke dwelling to meet his specific needs. OMNIE was amongst a number of building product manufacturers to make donations in kind, with the 600m of Staples underfloor heating pipe and made-to-measure manifold being provided to keep the entire ground floor of the two-storey property at a carefully controlled temperature. The layout of the property has created a totally wheelchair-friendly environment across both floors, linked by a lift. As well as the integral garage, the downstairs contains a master bedroom suite with shower room, while the linked kitchen, dining and living rooms feature folding doors, which open out onto the rear garden. These areas, together with a lobby and separate cloakroom are heated by six pipe circuits connected back to the five port manifold and controlled by programmable room thermostats. Suitable for operating at low temperatures, the different OMNIE UFH systems available are suitable for delivering optimum efficiency in conjunction with high-performance gas or oil boilers as well as the company’s own range of air or ground source heat pumps.

A residential development in Devon is making extensive use of underfloor heating systems from the OMNIE range. The four properties at Clearwater Court in Clyst St Mary are nearing completion with the space heating being provided by high-performance gas boilers distributed by two OMNIE solutions. The boiler in each property is connected via two of OMNIE’s Axios manifolds located at ground floor and first floor level. Across the kitchen and other downstairs rooms, OMNIE’s Staple system has been installed over insulation before being covered by a screed. Then in the bedrooms and bathrooms, the specification switches to the LowBoard 15 panels installed over the particle board flooring, with insulation between the timber joists.

Rod Smith Plumbing & Heating, meanwhile, is the specialist sub-contractor undertaking the installation of a LWD70A/SX air source heat pump as well as the high efficiency TorFloor pipe and carrier panels.

OMNIE MVHR systems specified for Suffolk eco-homes Consultants designing a development of highly energyefficient homes in Suffolk have opted to incorporate OMNIE mechanical heat recovery ventilation systems as well as the manufacturer’s well-proven TorFloor underfloor heating to help maintain optimum indoor conditions. The three dwellings currently being built by Mainline Properties at Cedar’s Close in Thurston, feature a host of sustainable technologies. However, the occupants could face the risks of overheating in summer and condensation problems from the moisture generated by cooking or washing. The architects have therefore drawn on the expertise of Exeter-based OMNIE as the supplier of whole-house heating and ventilation solutions, able to ensure a comfortable indoor living environment is created all year round.

Insullite chooses YBS insulation

Breather Foil FR brings benefits for Bishop’s Stortford builder The performance potential and versatility of YBS Insulation’s Breather Foil FR for use in timber frame construction has been elegantly illustrated through a highspecification residential development in an East Hertfordshire village. The project at Furneux Pelham, near Bishop’s Stortford, features an enclave of five homes priced at up to £1m, whose elevations display a blend of timber cladding, render and brickwork, all employed to clad a factory-fabricated timber frame system. Importantly, the Breather Foil FR specified by Land & County Development and the consultant, Helix Design, will fulfil multiple roles. Fitted over the outer face of the sheathing board as the panels are fabricated, the breathable bubble membrane functions to not only allow moisture to escape from the fabric of the building, but protects the timber and insulation material from the elements as work proceeds. Crucially, it is also flame retardant and acts to enhance the overall thermal performance of the building envelope. This thermal enhancement comes partly from the insulating value of the sheet’s 4mm-thick structure and also the reflectance of the foil face. While Breather Foil FR is frequently used to protect timber frame systems containing mineral wool or PIR insulation, in the case of the Land & Country Developments scheme in Furneux Pelham, the design team opted to utilise YBS Insulation’s SuperQuilt: a 19-ply material including layers of foil, expanded polyethylene and polyester wadding. YBS Insulation’s technical advisory service carried out a series of heat loss calculations for Land & Country – reducing the size of timber stud required from a typical 140mm thickness to just 90mm.

Insullite, a Manchester-based manufacturer specialising in the upgrade of existing conservatory structures, is making extensive use of highperformance multi-foil insulation from YBS in the construction of its replacement roofs. Since the Managing Director, Neil Birchall, and his brother set it up five years ago, Insullite has grown its business serving trade as well as private domestic customers right across the UK, enabling property owners to make use of their outdoor rooms all year round. They achieved this by developing a lightweight, timber-framed replacement roof structure featuring the use of the YBS SuperQuilt multi-layer insulation, which is actually suitable for use across the entire building envelope. The choice of the well-proven, and BBA-accredited, product enables the Insullite conservatory roof to achieve Building Regulation approval while maintaining the elegantly low-profile appearance complementary to existing conservatories. Managing Director, Neil Birchall, commented:“The Insullite solid tiled conservatory roof has been intelligently designed to solve all of the common problems that conservatory owners face: we do this by using a multi-layered foil insulation system. Our solution features a SuperQuilt 19-layer multi-foil insulation, which has an excellent thermal value as it deflects the extreme hot and cold temperatures away from the occupied space. We also employ a sound-deadening insulation which, unlike rigid materials, completely silences the weather.”

SuperQuilt multilayer foil earns Agrément approval The effectiveness of SuperQuilt, part of the YBS range, as a singlelayer insulation solution for use beneath pitched roof rafters, in either new-build or refurbishment situations has been underlined by the award of a coveted BBA Certificate.Agrément Certificate 17/5388 explains in detail how the already widely specified, multi-layer foil insulation can be used to retain energy within an attic or habitable loft spaces: cutting fuel bills, improving comfort levels for building occupants and adding value. Importantly, it can be employed to address detail areas such as the cheeks of dormers, dwarf walls, bonnet hips and other features. The certification comes after prolonged evaluation by the British Board of Agrément and covers such considerations as related Building Regulation matters, design criteria, ventilation and installation guidance, as well as regular review by the highly respected authority. Crucially, the Agrément Certificate confirms that under normal conditions the durability of the SuperQuilt will be equivalent to that of the roof it is installed within and will contribute to controlling condensation in the roof space while offering very good thermal performance. The emissivity of 0.03 for the outer foil is complemented by a declared core thermal resistance of 1.35m2KW.The certificate further states that the BBA believes SuperQuilt can satisfy the requirements of not only the Building Regulations 2010 (England and Wales), but also the Building Regulations (Northern Ireland) 2012 and The Building (Scotland) Regulations 2004: making it ‘fit for purpose’ nationwide.

Magply

Roofing contractor keeping quiet about the advantages of Magply

Magply – the safe option for Oakworth Homes customers A timber frame manufacturer, serving both the self-build and wider development sectors, includes highperformance Magply boards within its standard details and brochures, to ensure its customers can be offered fail-safe fire resistance wherever the circumstances demand it. Oakworth Homes has established its Benchmark self-build service to help individual clients fulfil their creative aspirations. Oakworth also delivers larger contracts in the student accommodation, care and other markets. The company’s energy-efficient and very flexible designs all being based on the Varytherm platform which can provide a variety of different wall constructions with U-values down to 0.10 W/m2K. Each option in the Oakworth range includes the choice between conventional OSB3 or Magply fire check boards for the outer sheathing to Varytherm timber frame elements. The design team accordingly recommends the use of Magply whenever the site survey and pre-contract assessment identifies a specific risks to adjacent properties in the event of a fire during the construction stage. The Magply boards also offer resistance to racking loads, both as part of the completed structure and during the installation process. The Factory Production Manager for Oakworth Homes, Lee Wild, observed: “When we are designing our timber frames for customers, we always give them the option of upgrading to using the Magply fire check board instead of the standard OSB material. This may be in just one area of the structure – where it is in close proximity to another property – but we have to make them aware of the need to address the risk of a fire on site spreading to adjacent buildings.”

A Colchester-based roofing contractor has been using Magply Recovery boards as part of a high-specification build-up, which provided its operatives with a relatively quiet as well as safe means of carrying out re-roofing works to school classrooms during lesson times. Instead of scabbling smooth the old covering of asphalt and chippings on the Bishop’s Stortford buildings, RT Roofing proposed to simply sweep away any loose material and then begin the over-roofing with a layer of 6mm-thick Magply, bonded down in hot bitumen. This then offered a sound flat surface on which to install a Langley built-up felt system.

protection boards, specified by the timber frame specialist for their non-combustibility, structural racking strength and ease of use. Oakworth Homes is undertaking the complex build on Infirmary Road for a private student sector developer, currently completing erection of the four-storey block that forms phase two of the work. Based on the standard version of Oakworth’s Varytherm Timber Frame range, the panels are sheathed in 9mm-thick Magply boards up to the underside of the top floor to guard against the risk of fire spreading to adjacent properties.

Affordable housing development benefits from Magply performance Off-site timber frame systems are evolving with an increasing market share in the construction industry with speed of build becoming a major factor along with fire risk and weather-damaged products during the construction phase. One supplier addresses all three factors, including an affordable housing development in Essex, utilising Magply boards as an internal lining board to internal and external walls. The project at Buckingham Green, Basildon, has seen T.T.F.C erect a total of six new homes. The two, two-storey and four, three-storey houses have been supplied in panel form by Wexford-based T.T.F.C.

Mapei products for marble installation at prestigious Grosvenor House Hotel Over 700m2 of marble tiling with approximately two miles of brass inlay has been fitted using Mapei’s high-quality ceramic and preparation products to the foyer and reception areas at the prestigious Grosvenor House Hotel, Mayfair. The refurbishment project took place over nine months. The subfloor and screed products from Mapei were installed to the flooring after existing tiles were removed from the lobby and reception area, as well as lifts and bathroom areas. Mapei’s Topcem screed binder was used as a fast-track option before Ultraplan Renovation 3240 screed was used to level the flooring. Prior to tiling, Mapei’s waterproofing Primer S was also applied. Mapei’s Mapetex anti-fracture membrane was installed to ensure the luxury tiles in the lobby area were protected from cracking. Mapetex is a special non-woven fabric designed to alleviate stresses within the substrate, preserving the integrity of the tiled finish in areas of high pedestrian traffic and less than perfect substrates. Installer, Superior Stone, commented: “We are confident users of Mapei’s products, however, as this was a renovation project we came across many problems from the previous build-up being up to 80mm out of level. Movement within the floor whilst fixing tiles also caused some problems but Mapei’s technical team were great at providing assistance on this important project.” Mapei’s Keraquick adhesive in both grey and white shades were used to fix Superior Stone’s Crema Marfil tiles with brass inlay to the lobby and reception areas, using Latex Plus adhesive polymer admixture to improve elasticity and vertical slip characteristics.

Mapei ceramic products installed at the Adelphi Bank, London

Waterproofing and ceramic systems for The American School

Mapei products have been used for the redevelopment of the Adelphi building, working with Stone & Ceramic to install travertine stone floor and wall cladding within the reception and lobby area, covering approximately 700m2. Mapei products were also used throughout the toilet cores where approximately 850m2 of porcelain tiles were installed. A redeveloped ground floor reception incorporates feature artwork and retains the building’s original Art Deco history and style. Mapei products were used to prepare the floor before wall and floorcoverings were installed. Mapei’s Ultraplan Renovation Screed 3240 is a fibre-reinforced self-levelling compound designed for renovating existing floor substrates and can be used in both commercial and domestic situations. Keraquick S1 adhesive in white, alongside Latex Plus and Ultracolor Plus grout in shades White (100) and Cement Grey (113) were used in the reception area to install travertine flooring and Italian-sourced stone for wallcoverings. Porcelain tiling to the wall and floors in the bathroom and shower areas were also installed using Mapei’s Keraquick S1 adhesive together with Latex Plus admixture to obtain a highperformance, fast-setting and highly deformable adhesive. The bathroom areas were finished using Ultracolor Plus grout in shades White (100) and Cement Grey (113). Mapei has a Specification Centre and showroom based in the heart of Clerkenwell, London. Visit or call for more information on Mapei’s range of ceramic products for your project.

Mapei systems have been installed for the construction of a swimming pool at The American School in London, St John’s Wood. Complete waterproofing and ceramic tiling solutions were installed to areas in the pool tank and changing room. Orms Architects oversaw the project and specified Mapei’s system. Rosie Bard from Orms Architects commented: “Mapei was the obvious choice for a highend swimming pool environment such as this. The quality of the design, finishes and fit-out meant that a product was required that met both the technical and aesthetic requirements.” The new swimming pool is part of a £10m development completed whilst the school remained open, which meant materials had to be installed quickly and with as little disruption as possible. EP Ceramics installed Mapei’s Planitop Fast 330, a quick-setting, fibre-reinforced cementitious mortar to smooth out surface irregularities for the pool walls. The base of the pool was then formed using Mapei Topcem, a hydraulic binder mixed with sand and bonded using Mapei Planicrete; this formed screed allows fast-track installation of subsequent materials. Once the pool tank had been formed the Mapei Mapelastic was applied. The Mapenet 150 reinforcing mesh was installed between two coats combined with the Mapeband at the joints to reinforce the waterproofing layer. Once dry, the ceramic tiles were then installed using Keraflex Maxi S1 adhesive and the joints finished with the highly water- and abrasionresistant Ultracolor Plus in shade 112 (Medium Grey).

Armstrong Ceilings

Dune eVo – the next evolution in ceiling tiles Architects striving to design more sustainable and attractive modern buildings were given a helping hand by Armstrong when the company launched a 100% recyclable range of new ceiling tiles. The range was designed to provide class-leading visuals and improved acoustic performance through a new surface which is both brighter and smoother. Armstrong’s new Dune eVo range includes a full mix-and-match ceiling portfolio: Dune eVo, Dune eVo dB and Dune eVo Max, giving architects complete acoustic and design flexibility. Dune eVo is also the first ceiling system in the industry to gain Cradle to Cradle accreditation.

TrioGuard gives metal ceilings dirt-resistant performance Transport projects are often at the cutting edge of great design. But their very nature

means they soon begin to look shabby. Ceilings designed to capture the eye soon begin to capture dirt and start to fade and, because they are usually designed at height, cleaning and maintaining them is not an easy option. Armstrong came up with a patented solution called TrioGuard – a unique dirtresistant powder-painted finish with a lasting ‘just like new’ appearance, which means lower maintenance costs and ease of cleaning, and is also colourfast, keeping its original colour for up to 10 years.

Stunning 33 Glasshouse Street features underfloor air conditioning AET Flexible Space, a leading provider of underfloor air conditioning, has recently completed commissioning 33 Glasshouse Street in London. Space-saving underfloor air conditioning has been specified by consultant WPP and architect practice Buckley Grey Yeoman. With underfloor systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantiles). The Fantile units feature integrated controllers where users can personally adjust the fan speed and temperature to suit their own comfort. Systems can be configured with underfloor or high-level return and can easily integrate with passive or other ventilation systems.

UFAC at 20 Soho Square on track to improve user wellbeing AET Flexible Space has recently completed the supply and commissioning of underfloor air conditioning equipment at 20 Soho Square in London’s West End. AET supplied a total

AET Flexible Space of 25 CAM-C (DX) downflow units along with associated Daikin heat pumps and around 360 TU4-EC fan terminals; with the underfloor system installed throughout most of the building. With underfloor systems, the whole plenum under the building’s raised access floor becomes the duct, or ventilation zone, and each floor is divided into zones. These zones are supplied with fully conditioned (chilled or warmed) air, which is fed into the plenum by the zonal downflow units (CAM) and then supplied into the workspace via fan terminal units (Fantiles).

AET Flexible Space Fantiles boost airflow to Sky Central meeting pods AET Flexible Space has supplied 40 of its innovative low-energy Fantiles for the flexible meeting pods at the Sky Central media campus in Osterley, West London. Ventilation is achieved primarily by means of a central plant displacement ventilation system, but outlets such as swirl diffusers and grilles offer little or no control to react to changing loads and designers were concerned that the pods would be at risk of subcooling when not occupied and overheating if the occupancy in these areas exceeded the design provision. It was therefore deemed necessary to provide further airflow control and temperature control. AET Flexible Space Fantiles were selected as a solution.

Slab-to-slab restrictions overcome at 17 Devonshire Square Underfloor air conditioning has again helped overcome restricted slab-to-slab dimensions at the recentlyrefurbished 17 Devonshire Square in London. AET Flexible Space worked closely with consultant Cundall on the HVAC specification to find a solution to enable the main office areas to meet BCO standards in this severely height-restricted building. The final system specification at 17 Devonshire Square is a CAM-V direct expansion (DX) system, with underfloor supply air, and return air at high level. The high-level return air option was preferred as this would create greater flexibility for positioning Fantiles, and also remove the need for a zone barrier and air segregation baffle in the restricted underfloor plenum.

Underfloor air conditioning fits the bill at 8 Waterloo Place No. 8 Waterloo Place, a fabulous Edwardian building with a Grade II Listed Portland stone facade, has recently undergone a full refurbishment including

structural reconfiguration to the central core and installation of new HVAC services creating 33,000ft2 of prime speculative office space just off Piccadilly in the St James’s area of London. AET Flexible Space is delighted to have supplied a CAM-C direct expansion underfloor air conditioning system for this prestigious refurbishment; comprising eight CAM-C 35 downflow units, Daikin heat pumps and approximately 108 TU4-EC Fantiles. The underfloor system was specified by consultant Watkins Payne Partnership for four floors within the seven-floor building.

196 Deansgate, Manchester, adopts underfloor air conditioning AET Flexible Space is proud to have been part of the phased refurbishment of the historic building at 196 Deansgate, Manchester. The refurbishment required a rethink to transform the building in decline into a modern, sought-after commercial space. AET Flexible Space’s system utilises the plenum as the ventilation duct, yet differs to standard underfloor air distribution; offering superior zonal control. As the system utilises the space beneath the raised access floor to distribute conditioned air, this eliminates the need for ceilingbased duct work and offers a variety of benefits; for example, allowing architectural features and ceilings to be left exposed.

traditionally-built house from its fully subterranean precast concrete ‘super basement’ have been addressed by Marmox’s Thermoblocks. Despite utilising a proprietary precast concrete, sectional system with integral waterproofing and insulation measures, an effective means of controlling heat loss at the ground floor perimeter was still to be specified. The answer came in the form of 267 Thermoblocks – measuring 100mm wide by 65mm high and 600mm in length – each of which incorporates small cylindrical columns of high strength concrete within their low lambda value insulation. The units feature a horizontal overlap, making installation simpler – with the joints being bonded using Marmox Multibond adhesive.

Knauf AMF

Knauf AMF creates exceptional school interiors with Class A acoustics Alyth Primary in Perthshire has undergone an £8.9m transformation using Heradesign and Thermatex ceilings from Knauf AMF to achieve the standards required by BB93 Acoustic Design of Schools. Natural materials used in education buildings have been found to reduce stress levels and Heradesign plays a key role in creating this positive ambience. The Class A sound absorption of Heradesign provides the necessary noise control to allow clear communication between teachers and pupils. The highimpact performance of Heradesign has been put to good use in the gym hall as it is durable and strong enough to withstand heavy-impact ball games.Thermatex Alpha One ceilings are fitted in the school’s circulation spaces.

Knauf AMF offers gold standard service Knauf AMF has helped Holly Hill Leisure Centre create a facility fit for future Olympic athletes. Swimming pools are often noisy places; sound reverberates off hard surfaces back into the humid air. Philip Lyons at Space & Place Architects specified Heradesign

wall absorbers for the swimming pool hall to reduce and manage noise levels. Heradesign is fitted in the pool hall to provide maximum sound absorption (Class A). Heradesign controls the ambient sound level, reduces reverberation and improves speech intelligibility. Humidity also posed a challenge – any material used in wet environments must be able to withstand fluctuations in air humidity and temperature. Heradesign is 90% humidity resistant which ensures the acoustic panels remain dimensionally-stable.

Knauf AMF adds shine and colour to create a stylish resort Amarin is a stylish hotel in the coastal resort of Rovinj in Croatia. Reiach and Hall Architects worked alongside the HES project team in a consultancy role on the project. “All building materials used for the new sheds had to be as natural as possible and meet exacting environmental standards. Together with HES, we chose Heradesign for the ceiling. We liked that it’s manufactured from just three sustainably-sourced raw materials,” commented a spokesperson from Reiach and Hall Architects.

new profiles are particularly ideal for use with glass mosaics and thin-format tiles as they are extremely slimline, allowing for the creation of discreet flowing detail. Unlike comparable offerings from other suppliers, Schlüter-FINEC is available in both anodised aluminium and V2A stainless steel, meaning that discreet edges are possible in both standard and heavy-duty applications. ARP

“Fast, friendly service” for prestigious housing development in Oxon Cotswold Roofing was tasked with providing and fitting the aluminium rainwater system for a new development in Oxon for 10 bespoke residential properties and knew just where to turn. Rob Biles, Owner of Cotswold Roofing, knows he can rely on ARP for quality products and a speedy service. As it was such a sizeable project, Rob decided that it would be better to phase the job and have two deliveries. This meant that there was no excess material being left on site, limiting any possible damage to the components prior to being fitted. Sentinel Beaded Half Round Gutter and Colonnade Cast Eared Downpipes were specified for this project, as they were in keeping with the style of these properties.

Trueline fascia and soffit complements kitchen-diner extension The property based in Chelsfield, Orpington, was having a kitchen-diner refurbishment and extension in a modern, contemporary

design. Contractor Dickens Developments contacted ARP’s Area Sales Manager, David Capel, as they had met at a previous site. David was invited to a site meeting where the extension was surveyed and the various Trueline fascia and soffit options were discussed. Bespoke Trueline fascias and soffits were made to measure in ARP’s inhouse production facility, with CAD/CAM drawings produced and signed off by the client prior to going into production. The fascia profiles were polyester powder coated in matt black RAL 9005 with an overtrim covering the fixings on the fascia.

New offices get full ARP treatment The brief was to provide an aluminium rainwater system, including fascias and soffits, to a newly-built office building in Llanishen, Monmouthshire. K S Barry provided ARP with drawings for tendering, and a detailed site visit determined the exact dimensions of the building. Full-size samples of the fascias and soffits were supplied in order for the contractor to gain approval from the client. Due to the success of the project, ARP was asked to supply further fascias and soffits plus bespoke fabricated aluminium flashings to fit around the roller doors. ARP provided the aluminium for the whole contract, which consisted of Legion Box Gutter, Colonnade Rainwater Pipes, Trueline Fascia and Soffits and Trueline Bespoke Fabrications for roller doors.

Airbloc delivers comfortable environment for Glaswegian diners When launching its new top flight steak restaurant Porter & Rye in Glasgow, owner Kained Holdings chose a natural, rustic look for the decor. However, an influx of cold air every time the door opened was definitely not on the menu. Airbloc was called in to provide a HVAC solution that would keep draughts at bay and ensure a comfortable environment for diners. It is in an exposed location, as cold air is channelled along the street from Kelvin Grove Park directly towards the entrance. Airbloc, which is part of Nortek Global HVAC, supplied an air curtain from its AC Chassis range.

efficiency of 74% and NOx emissions no more than 200mg/ kWh input based on gross calorific value. Crucially, these minimum criteria are applicable for both new installations and when replacing existing products. As a result, customers can be assured that the heating equipment they are purchasing is highly energy-efficient and emissions of harmful environmental pollutants are constrained. Nortek has a wide range of products that already exceed the minimum conditions as laid out by Directive 2009/125/EC Lot 20.

Radiant vs underfloor in the great sports hall heating battle Radiant tube is the acknowledged leader when it comes to heating large multi-use sports halls. Radiant tube heating keeps everyone warm to the level of their need. Suspended from the roof at high level, the radiant tubes emit infrared rays that warm people and objects in their path. Ysgol Dyffryn’s, a secondary school in North Wales, sports hall was equipped with underfloor heating as part of a refurbishment but the floor began to crack. A Nor-Ray-Vac radiant tube heating system with a two-stage temperature control was installed instead to provide a background warmth of 16°C for sports activity, rising to 20°C for exams and other sedentary functions.
