he season of exhibitions is once again upon us, but with a wealth of knowledge and information at our fingertips via the Internet, does the necessity to attend these events still exist? In years gone by, visiting the various design, architecture and construction shows was sacrosanct, written onto the wall planner every January. Attendance often spread over days rather than hours, but as workloads increased and access to information became instant, visitor numbers and exhibitors decreased and certain shows became unviable – obviously not helped by economic vagaries.

However, with Ecobuild rapidly approaching, I believe it is vitally important to put time aside to visit this worthwhile event and find out what’s really happening in the sustainability arena. Whilst viewing products and specification details online can help in our day-to-day work, actually seeing them for real and talking to their developers and manufacturers, really does make a difference. Add to that a seminar programme which addresses highly pertinent industry issues with renowned commentators – attendance is a must!

Cutting-edge buildings The aim of the Diocese was to indicate how the Church thought future buildings should impact minimally on the environment. The result has been the construction of two new houses built to the highest standards, with a third ready to go when funds permit. “These are cutting-edge, industryleading buildings that will generate more energy than they use,” continues Wild. “Estimated annual fuel bills will be less than £100 at current prices. There are no central heating systems and therefore no carbon emissions; they are heated by solar gain as well as energy generated through occupying the house. The Worcester Parsonages Committee believes that this is the only sustainable method of building design for the future.” As well as being zero-carbon, the Penzer Street property has met the highest Government standards for domestic buildings reaching CSH Level 6, which takes into account factors such as energy and water use, materials, pollution and ecology. Alongside meeting CSH standards, the property also conforms to the German ‘Passivhaus’ model, which recognises properties that utilise very small quantities of energy. As part of the build,

Speller Metcalfe had to ensure the highest levels of airtightness (the rate at which air escapes a building) and insulation.

South-facing range John Christophers from Associated Architects explains the design of the building: “The principal rooms are organised in a south-facing range finished in white render (served); brick-faced stairs, bathrooms and plant to the north (servant) maintain privacy for both the new and the neighbouring old vicarage. Accommodation is on three levels. The ground floor contains the vicar’s study and garden living room. The first floor provides kitchen/dining, a private family living room and a flexible study/ guest bedroom. The top floor has three bedrooms tucked into the roofspace with top lighting. “The served rooms have large southfacing windows to collect winter sun, and to give excellent daylighting throughout the year. In summer these are shaded with adjustable recessed blinds. The roof has two types of solar panels: PV to generate electricity and thermal tubes for solar hot water. “External brick and render are in sympathy with their surroundings. The blue-black slate roof is toned with the solar panels and its neighbours. Heavy construction throughout means the home heats up and cools down slowly to avoid extremes of temperature.” Energy demand is reduced to an absolute minimum with superinsulation, triple glazing and super airtight construction. South glazing promotes useful solar gain and daylighting to significantly reduce electrical consumption. Low energy lighting is used throughout, with LED lighting to the kitchen worktops. The eco vicarages do not require boilers. Instead, a Mechanical Ventilation Heat Recovery (MVHR) system maintains 20ºC internally, recovering internal heat gains from occupants and equipment. In addition, a ground to air heat exchanger tempers the incoming air. As underground temperatures remain a constant 12ºC throughout the year, outside air is simply drawn through an underground pipe. It is warmed by up to 9°C in winter, and cooled by up to 14°C in summer.

Hot water is provided by 5m2 of solar thermal evacuated tubes, feeding a 550 litre thermal store. 42m2 of solar photovoltaic panels provide electricity, generating revenue through the Government’s Feed-in Tariff scheme. The solar thermal evacuated tubes will qualify for the Renewable Heat Incentive (RHI) scheme. Consequently, annual energy demand should reduce from 26,000kWhr in the old vicarage to 8,000kWhr.

he Church of England is currently trying to reduce its carbon footprint by 80 per cent, and the Diocese of Worcester felt they could no longer justify current heating costs of £2000 per year. Needing to cater not only to their environmental needs but also increasing capacity, Speller Metcalfe was contracted to build two new properties. “Vicarages have always been bought and sold to reflect changing needs and it became apparent that new houses in three locations across the Diocese were required,” explains Mark Wild, Diocese Surveyor. “A longer view than statutory insulation standards was needed, as these houses would still be in church ownership in 40 years’ time. By then the Church of England aims to reduce its carbon footprint by 80% and current housing costing over £2000 a year to heat would be no longer viable. The Diocese of Worcester was prepared to back up words with action.”

Living the dream To be ‘sustainable’ in the 21st Century, new houses must incorporate far more than just solar panels and biomass boilers in their design. Sustainability needs to be a core principle that runs through every stage of the build process. In this special feature, FC&A takes a look at The Triangle, the first major project by Hab Oakus, the groundbreaking company spearheaded by designer and TV presenter, Kevin McCloud. the Code for Sustainable Homes with the potential to upgrade to zero carbon status through the use of the most sustainable methods and products. Designed by Glenn Howells Architects and built by Wilmott Dixon Housing, The Triangle was built on the site of a former caravan park and plant nursery. Although it may just look like any other suburban housing estate, in fact, it is far from ordinary. It is fitting that McCloud describes The Triangle’s design ideals as ‘Excellent Ordinary’ as this perfectly captures the progressive and challenging ethos of a development that still seems to adhere to many aesthetic and architectural conventions.

Everyday innovations The triangle-shaped slice of contemporary design which centres around a small green is a ‘contemporary interpretation of Swindon’s Victorian railway cottages’ and includes a number of innovations that elevate it above

traditional housing projects. Although many of these are unseen, or perhaps unnoticed, they make a significant impression on both its aesthetic and environmental performance. In contrast to the bland, heat-leaking houses that McCloud has been strongly critical of, each of the homes have an unusually high ground floor ceiling as well as oversized patio doors to flood the interiors with natural light. Ventilating ‘chimneys’ act as natural air conditioners and there are individual IT interfaces (The Shimmies) that allow residents to monitor energy use, check local transport timetables and even communicate with their neighbours – in keeping with the strong sense of community that is so integral to the Hab Oakus vision. The sustainability and community concept continues outside of the homes’ walls. The Triangle includes a number of poly-tunnels and vegetable patches to encourage tenants to grow their

ouses that take economic, social and environmental issues into consideration throughout their design, build and ongoing performance, are the only ones that are truly sustainable. Eco-homes may be relatively easy to create, but can one-off sustainable house building be achieved on a much larger and commercial scale? Kevin McCloud, designer and presenter of Channel 4’s Grand Designs, believes so. The designer set up Hab (Happiness Architecture Beauty) five years ago to prove that it is possible to build volume housing that is well-designed, community focused, environmentally sound and commercially viable. The company’s first major project – The Triangle – is a 42-home sustainable development in Swindon built with the highest green, architectural and community principles in mind. The scheme by Hab Oakus, a joint venture between Hab and housing group GreenSquare, aimed to attain Level 4 of

Sustainability in Development own food, as well as bringing people together – again emphasised with the installation of traditional water pumps for the development’s irrigation. McCloud believes that changing people’s behaviour is the key to creating a sustainable community, as will the use of contemporary, environmentally-friendly building materials for the structures themselves.

Material matters Kevin McCloud has long advocated the necessity of well-planned, sustainable housing and has stated that “firstrate architecture and landscape design are absolutely key to creating wonderful places to live, but the standard of construction and the calibre of components and materials are fundamental too.” Around £2.5m was provided by the

Homes and Communities Agency’s National Affordable Housing Programme to support McCloud’s ambitious scheme at The Triangle. In addition, £840,000 was also invested by the Department of Energy and Climate Change (DECC) Low Carbon Investment Fund for the use of sustainable materials. Lime Technology’s Tradical® Hemcrete®, an innovative and highly sustainable alternative to conventional masonry, was chosen to create the walls of the homes. The 42-unit application is currently the largest housing scheme that has used the innovative material for the creation of its 2,200m2 of walls. A truly sustainable alternative to conventional materials, it is a mixture of hemp and a lime binder and is unlike anything else as it offers negative embodied CO2. This is achieved through

the use of hemp, which absorbs CO2 from the atmosphere during growth, which is then locked up in the structure of the house, thus creating negative embodied CO2. For a typical wall section, Tradical® Hemcrete® will have 130kg CO2/m2 less embodied CO2 than traditional brick and block. This puts it to the forefront of the fight against climate change and has won it much praise – rather than the traditional ‘turning of the sod’ at The Triangle, the team instead opted to perform a demonstration of Tradical® Hemcrete®. In fact, approximately 66 tonnes of CO2 were locked up within the Hemcrete® walls at The Triangle. Due to the comprehensive sustainable design and build process, the carbon footprint of the houses is 300 tonnes lower than if they had been built using a traditional brick and block cavity construction.

Further benefits As well as absorbing carbon from the air during production, the material also produces highly insulating walls with a low U-value, ideal for meeting the higher levels of the Code for Sustainable Homes. It also reduces heating needs due to its excellent thermal inertia. On top of its immediate advantages to sustainability, Tradical® Hemcrete® is vapour permeable, ensuring a healthy breathable walling system. Suitable for fast track construction, its advantages come at no cost to sustainability. With the building industry having to quickly adapt to the challenges of the future, it’s no surprise that products such as Tradical® Hemcrete® are being chosen for beacon schemes like The Triangle. Able to be mixed off-site for fast track construction, it provided Hab Oakus with an efficient and convenient way to create the homes’ structures. Some 660m3 of Tradical® Hemcrete® was delivered to site in concrete lorries ready for application. Kevin McCloud commented: “Tradical® Hemcrete® offered us an opportunity to build with a material that locks up carbon as it grows. Hemp is the second fastest growing crop on the planet, after bamboo, so it can be slotted in between other crops during a growing season. It also requires almost no inputs and enriches the soil. Tradical® Hemcrete® is non-combustible, breathable, tough and flexible and has remained our first choice ever since we saw it being used.” Lime Technology’s Ian Pritchett said of The Triangle: “We were delighted to have the opportunity to get involved in this project, not least because it gave us the chance to show off the fantastic properties of the building material and to show that Tradical® Hemcrete® really is a viable alternative to traditional building materials for mainstream projects.”

As the Hemcrete® application process was completed during one of the harshest winters on record, including the worst December weather for 100 years, Lime Technology learned valuable lessons about the material – discovering that in wet conditions the product took longer to dry than expected. However, following extensive product research at The BRE Centre for Innovative Construction Materials (at Bath University), it was discovered that Hemcrete® performs even better than previously thought with a unique combination of thermal insulation and inertia to create buildings with very stable temperatures. Following the project, Lime Technology launched Hembuild®, an off-site panelised walling system using closed panel timber cassettes filled with Hemcrete® and natural fibre insulation which takes off-site timber construction to new levels. In these panels the Hemcrete® is dried before it leaves the factory to allow efficient construction all year round. The company has also launched a hemp-based cladding system which has recently been used on a groundbreaking new storage facility for one of the nation’s most prestigious supermarket chains. Hemclad® also utilises the environmental credentials of Tradical® Hemcrete® to provide a cost-effective and sustainable cladding panel system. It can hang on a steel, glulam or concrete structural frame, and has been designed to take wind loading and a number of external cladding finishes as required. Offering superb insulation performance, Hemclad® can be supplied in a range of U-values from 0.10 to 0.25 W/m2K to help provide a thermally efficient building envelope.

An energy efficient future Architects, developers and contractors might not be able to solve all the world’s ecological problems but they can certainly design and construct buildings at a fraction of current energy levels. Developing volume housing while respecting the environment is possible and it doesn’t have to be at the expense of good and sustainable design.

All homes were constructed using timber frames to further improve their environmental credentials. The Tradical® Hemcrete® was poured between internal permanent boarding on the timber frame and external removable shuttering to create a wall thickness of 300mm (plus finishes) offering a U-value of 0.19. Once poured into place, the external temporary shuttering was then removed and the Tradical® Hemcrete® left to cure and dry.

he change from traditional building techniques is being driven by a number of factors including the significant challenge to achieve zero carbon homes, a shortage of skilled labour and a drive to improve the quality and efficiency of the construction process while maintaining the quality of the finished building. However, while much debate has focused on the fire safety of timberframed buildings, there has been very little research carried out or published, on the risks posed by other forms of non-traditional construction.

The use of such non-traditional construction techniques raises additional issues requiring appropriate management at design, manufacture and installation stages and can often be further complicated by an increasing number and wider diversity of thermal insulating products being used, perhaps with differing performance characteristics. The question being asked therefore, is do these non-traditional constructions present higher risk and are they more susceptible to disproportionate damage in the event of fire? One of the obvious places to start any

review is by looking back at the statistical data gained so far, but unfortunately in this situation, one of the major factors preventing accurate diagnosis is that the innovative nature of many of the products used, provides a limited track record of actual in-service performance in the UK.

New NHBC report To present a balanced view of the risks involved, the NHBC Foundation carried out a research project resulting in a recently published new report looking into these issues. ‘Fire performance of new residential buildings (NF36)’; provides information on the risks and best practice guidance for designers, builders and those involved in the fire safety aspect of new homes where they relate specifically to Building Regulations 2000 for England and Wales. Guided by the input from a 14-strong stakeholder steering group, including many within the design and construction industry and fire services, the report looks at real fires data, case studies and the current regulatory framework and prescriptive guidance of the Building Regulations. It identifies issues to be considered and addressed with regard to fire safety of modern residential buildings and showcases guidance and information that will benefit key stakeholders across the construction industry when considering nontraditional construction methods in residential buildings.

Improved communication To some extent, usual methods of collecting real fire data have not included a requirement to distinguish the specific form of construction. Improved communication between insurers, the Fire and Rescue Service (FRS) and the construction industry, is essential to improve collected data, and we are aware of significant work being carried out to improve this situation. It is hoped that such work will help the FRS and facilitate a robust database of information over time that would assist in controlling fire spread, and subsequent financial losses to both homeowners and insurance companies. The NHBC Foundation report also explores the possibility of reducing fires during the construction phase through more rigorous site management, enhanced security measures, better sequencing of works, increased use of closed panel construction where the linings are installed off-site, the use of fire retardant treatment processes and the use of non-combustible board forming the sheathing layer. While fire safety on construction sites is generally a matter for the Health and Safety Executive, non-traditional construction methods do present differing risks that need to be addressed, and the report notes that

effective detection or suppression could be used in tandem with preventative measures to reduce the severity of fire that does occur. The evidence in the report does not conclude that non-traditional construction methods add to fire risk, but instead calls for care and attention in the design and construction of all domestic buildings. Where appropriate, consideration should be given to means of test and assessment that more closely reflect the end use consideration of the structural components and the interaction between individual elements such as walls and floors. Regardless of construction type, the use of combustible materials either as principal framing elements or within the fabric of the building, may provide a route for either internal fire spread through cavities or externally through the façade and will always remain a risk requiring satisfactory management. To limit the risk of internal fire spread, the report highlights the importance of specifying and installing the correct passive fire protection with cavity barriers installed and located correctly. Any discontinuities will provide a route for fire to spread –

bypassing all other passive fire protection systems. A number of different solutions have also been proposed to address the issue of accidental or deliberate ignition sources on construction sites containing large quantities of combustible materials. These include, guidance measures such as the use of closed panel solutions where wall and floor panels are prepared off-site with linings already installed, using non-combustible screens tied back to the scaffold to reduce the potential for ignition of adjacent buildings from external fire spread and the use of sprinkler and deluge systems.

Follow-up publication NHBC Foundation has also recently entered the early planning stages of a follow-up publication ‘Fires in Cavities of Residential Buildings’, providing further research and information on this topical issue. We hope considered reports of this nature will continue to help and inform the construction industry as new methods of house building evolve.

The methods of construction examined in the report include: • insulated concrete formwork (ICF) • light timber frame • structural insulated panels (SIPs) • engineered floor joists • light steel-framing. Addressing the concern that nontraditional forms of construction result in larger insurance claims, the report also looks at real fire data from several sources across date ranges from 1998 to 2010. While the initial findings indicate that certain forms of construction may contribute towards fire spread, perhaps leading to some increase in claims, which may be due to the increase in the use of non-traditional construction, further research of data is required to draw any firm conclusions. But an improvement in the accuracy of recording non-traditional construction types will be required to gain a better understanding of the risk. Too often non-traditional construction types are labelled as ‘other’.

A number of the UK’s largest registered social landlords have utilised the benefits of PermaRock external insulation systems to improve their high-rise housing stocks such as the Charles Street buildings in Glasgow.

ny building envelope is exposed to extremes of temperature, wind, rain, fog, ultra-violet radiation, mechanical damage and possible microbiological attack in the form of fungal or algal growths.The façade walls must therefore be designed to successfully resist these phenomena and at the same time fulfil other

important functions such as ensuring a comfortable and pleasant interior microclimate; providing an aesthetically pleasing appearance that meets with the requirements of the planning authorities; restricting noise transmission, in addition to meeting other demands such as firesafety and environmental acceptability. PermaRock external wall insulation (EWI) systems provide a technical solution that meets all of these contradictory factors, whilst at the same time providing physical protection to the underlying structure with a lifetime durability that can match or exceed that of the structure itself. Indeed, such is the versatility of EWI that it not only provides the most effective solution for improving the thermal performance of existing buildings but is also playing a more prominent role in delivering higher thermal insulation standards for new buildings. PermaRock EWI systems have been used with great success in the UK to benefit

On an aesthetic level, EWI systems have provided new façades that either maintain a traditional appearance or provide a complete facelift, giving significant improvements in the appearance of houses and flats. A number of the UK’s largest registered social landlords have utilised the benefits of PermaRock EWI systems to improve their high-rise housing stocks.Working on Glasgow Housing Association (GHA) and River Clyde Homes’ properties (in conjunction with Wates Living Space), PermaRock systems have been installed on over 40 high-rise blocks to date. Both organisations have taken a prominent lead in the use of external wall insulation for high-rise re-development and have taken full advantage of the design possibilities available. In particular, the high-rise works for Glasgow HA, constitute one of the UK’s largest ever refurbishment programmes on multi-storey blocks, with 100 high-rise blocks to be given a facelift over the coming years. In putting together a performance specification for the over-cladding systems for the multi-storey residential blocks, both gave careful consideration not only to the thermal performance requirements, in terms of improvements in the building envelope U-value, but also to fire resistance, resistance to impact, resistance to water penetration and wind suction forces, and also to how the system installation could best be undertaken alongside a concurrent window replacement program. Working closely with Wates Living Space, the clients fully appreciated that the external envelopes of multi-storey, high rise buildings experience a wide range of unfavourable influences and there was also much thought given to the fire performance requirements for the external cladding system. Previous fires in high rise blocks at Knowsley Heights in 1991 and at Garnock Court, Irvine in 1999, had prompted revisions to the guidance on performance requirements for external

cladding systems on multi-storey buildings, and the external cladding programmes required that the cladding system be fully compliant with the Scottish Building Standards and tested in compliance with BS 8414-Part1: 2002 ‘Test method for non-loadbearing external cladding systems applied to the face of the building’. After a rigorous assessment of the systems available in the UK, and after evaluating the technical support available from the system designers, as well as the experience and competencies of the systems approved installers, the PermaRock Mineral Fibre External Wall Insulation System was selected as a system that could meet all of the client’s requirements.

Widespread approval The results to date in Glasgow have met with approval from all quarters, and already the occupants of the blocks have noticed an improvement in internal comfort levels, as well as being delighted with the improvements in the appearance of their homes. Curle Street, located in the Whiteinch & Scotstoun area of Glasgow (west side

of the city), is managed by Whiteinch & Scotstoun L.H.O for Glasgow Housing Association, and the client and tenants have noticed considerable improvements in living conditions since the work has been completed. Ian Morrison, of Whiteinch & Scotstoun HA, comments: “With no investment in the external fabric of the block since it was erected, tenants were delighted with the new windows and external cladding (PermaRock EWI) works carried out. Tenants have generally expressed their relief that the buildings are now warm and can be heated more cost-effectively, while the outward appearance of the block is now considered to be attractive. All at Whiteinch LHO were glad that working with our colleagues in the GHA could see these important improvements delivered to tenants.” The regeneration of the high-rise tower blocks in both Glasgow and Greenock clearly demonstrates how social housing can utilise the full capabilities of external wall insulation. Not only are the basic technical requirements of structural protection and heat energy saving achieved, but the innovative use of bold colourful design, indicates a level of excellence in a social housing refurbishment. The availability of funding/grant support under the Carbon Emissions Reduction Target (CERT) and Community Energy Savings Programme (CESP) initiatives is currently acting as a stimulus for similar high density public sector refurbishment projects to take place throughout the UK, and this level of investment should continue with the introduction of the Green Deal and the Energy Company Obligation (ECO) in late 2012.

I

t used to be normal for those intending to build something to hire an architect and a cost adviser to plan their project and set it up.Then project managers emerged as the first point of contact and many clients, including the whole public sector, were advised not to buy design separately from construction. Integrated design and construction does perform better at delivering the goods on time and budget but it can perform worse at helping the client define the right project to create. This is because it is a delivery-focussed way of working which you don’t buy until you know what you want. For the client to know what they want it’s important that they have good advisers around them from day one.

Key skills Effective clients need five key skills: • To put together their internal team of stakeholders and work with them on what is needed and what can be afforded • To know how the project will create the value they need in delivering their business or service • To be able to take their project to market and know what the price should be; • To communicate with the supply side so they understand value in the client’s terms • To be able to sponsor the project, steering and decision-making, from inception to completion.

The well advised client

The success of any construction project depends on its client. It’s not an easy industry to buy from and those with expertise, like developers and frequent corporate clients, get far more for their money than do the less experienced. RIBA Client Adviser, Richard Saxon, explains how this latter group can successfully get what they require. Strategic support from advisers with an architectural background is very helpful in defining the project and communicating with stakeholders and suppliers. Client advisers help stakeholders to envision the possibilities and understand the trade-offs; they appraise the site or building to be used and define the way the building should work for the client to deliver value.They can then communicate to designers and constructors to help with selection, first of the right people and then of the right design. Keeping the team on track as the project progresses is also a key service.The client side needs discipline to avoid making changes to requirements and the supplier side needs monitoring to see that client value is not lost as cost pressures are encountered. The Client Adviser does not design.The architect within the design-build team will be the lead designer, but the scope for design to solve the client’s need, will depend on this pre-design work of definition and decision support to the client. There are new opportunities for clients to get good value which the Adviser will help with. It’s now known that buildings often don’t perform as designed and that skilful commissioning and early-stage operation are needed to get performance and meet sustainability targets.This is more than is usually asked for from design-build teams and is known as Soft Landings.

Construction is also beginning to use computing power to model the whole project, a technique called BIM: Building Information Modelling. BIM reduces costs and risks for clients and gives them huge help in operating the building later. But it needs client skills to ask for what will be most useful to them.

Sequence of thought The value of Adviser input is large in relation to its cost.The building is likely to support client business worth 30 times its capital cost over 20 years.The 20-year facility management cost could be three times construction cost. Design and management of projects is typically a tenth of capital cost and the preparation stage costs less than a tenth of that. So the leverage between initial thought and outcomes can be over 3000 to 1. The ideal sequence of thought is: • Optimise the performance of the asset for the organisation • Set acceptable operating costs • Determine the capital cost to achieve these targets • Seek the best way to hold the asset, as owner, tenant or serviced occupier. Assessing sustainability Dulux Trade, in its testing with the EIA, has found that a paint product’s sustainability is best assessed by looking at three elements: how long it lasts, how much will be needed, and what is in it. These findings allow specifiers to be clearer about which coatings may help a project to have the lowest overall environmental impact. When choosing between products, specifiers should consider all three of these aspects to make the best overall choice. A highly durable paint for example, can be a more sustainable solution over its entire lifetime than a standard product, especially if the paint is applied to a high traffic area. A durable paint may need to be replaced less frequently, reducing the amount of paint used in the long-term. The environmental impact associated with more frequent repetition of the redecorating process, as well as reducing waste packaging and left-over paint, could also be cut. The same is true of a coating that has a poor opacity or low spreading rate. If more paint is required to complete a project, then the overall carbon impact of the project may be higher. It is also important to realise, that it is not simply a matter of selecting the coating that seems to boast the most robust environmental credentials on the tin in terms of the ingredients used in its manufacture. Natural raw ingredients for example, might not always be the best choice. Just because a coating is marketed as natural, this does not necessarily mean it is more sustainable. As well as implementing sustainability practices throughout their own manufacturing process, it is important that suppliers actively support contractors and appliers to help them

to do their bit when it comes to reducing the carbon footprint of a project. Most manufacturers will now include on their website for example, a guide to estimating how much paint will be needed for a project. These paint calculators take into account the performance attributes of the coating specified and the dimensions of the project, and estimate how much will actually be required. Not only does this help specifiers to be more cost-effective in sourcing materials, it also reduces the environmental impact of having to dispose of extra waste materials at the end of a project. Leading suppliers are also playing a central role in advising construction firms and housing association specifiers on how to make their projects more sustainable. Dulux Trade has recently been highly commended at the British Coating Foundation’s Sustainable Innovation Awards for its provision of a sustainability package that helps specifiers to consider amongst other things, how paints can reduce energy needs, how logistics solutions can reduce a project’s carbon footprint, and how to reduce overall wastage on a project.

Many companies have taken steps to make their products more environmentally-friendly, a positive step which means that specifiers can select with confidence, products that have been designed to reduce the carbon footprint of a project. For the most ambitious companies however, a holistic approach to sustainability has come to mean still more than that. For specifiers, the challenge is to make sure that when they are selecting coatings for a project, they look beyond simply choosing products based on the ingredients found in the tin, and instead consider impact over the life cycle of the products they specify. Luckily, manufacturers are making the long-term choices and benefits of their products clearer all the time.

‘Environmental Impact Analyser’ (EIA) system, which analyses three key impact elements – water, waste and carbon – and allows formulating chemists to develop, utilise and measure new technologies that reduce the overall impact of paint whilst maintaining its quality and opacity. Research like this has allowed Dulux Trade to continually improve its coatings, and made it possible for specifiers to a get real idea of the reduced impact of a product.

Working with customers True leaders in sustainability however, are taking an even wider approach. For these companies, it is not just about reducing carbon emissions, but also thinking about the wider society and making lives better for the people they are delivering products and services to, whether directly or indirectly. Ultimately, the environmental measures taken by paint suppliers, designers and contractors will impact on the end-user in a variety of ways. Selecting a light enhancing coating for example, may mean that a space requires less artificial lighting. This could ensure the building itself is more sustainable in the long-term and can also lower building upkeep costs in terms of reducing energy use. For specifiers of course, it is important to consider how the products they select will impact on the environment, but equally important, is how they support end-users to create long-term, sustainable solutions.

alvanizing has long been used within the construction industry to protect steel from corrosion, not only because of its ease of application, cost effectiveness and long-term durability, but because of its inherently sustainable qualities. A number of technological advances and product introductions have made galvanizing even more environmentally-friendly with increasing numbers of contractors incorporating it into the construction process. Steel is a vital raw material in the construction process, but unfortunately it’s highly prone to corrosion. In fact, figures suggest that approximately 4% of the world’s GDP is lost each year due to corrosion, with one tonne of steel turning to rust every 90 seconds. The process of galvanizing involves steel being dipped into molten zinc at temperatures up to 450˚C, where a series of zinc-iron alloy layers are formed creating a protective coating which can provide up to 60 years of maintenancefree life. As a process, galvanizing results in minimal waste, as any zinc that doesn’t instantly form a coating on the metal remains in the galvanizing bath. Indeed, zinc’s non-ferrous properties enable

Bournville College is a state-of-the-art further education facility that will provide students and staff with one of the most contemporary learning environments in Europe

Contemporary campus Longbridge in Birmingham may have been synonymous with car production, but the site of the former MG Rover plant is now being regenerated with the completion of Bournville College by national contractor Shepherd Construction.

T

he 4.2 acre campus of the £66m Bournville College, is the first phase of Longbridge’s new town centre with the college creating a striking landmark and gateway to the future regeneration planned by St. Modwen and joint landowner Advantage West Midlands over the next 15 years. Following the closure of the car plant in 2005, the site was cleared. However the history of the site brought many challenges including significant ground contamination and the potential for flooding.

The site was therefore remediated to a suitable depth and the culverted River Rea diverted around the proposed location of the new college. As well as the remediation requirements, the site was also on a geological fault with differing ground conditions to the east and west of the fault.Therefore careful consideration had to be given to the design of the foundations in the different strata. Gifford (now part of Ramboll), the design and structural engineer, developed a piled

solution under all the buildings except the main spine building which straddles the geological fault. For this, a foundation solution comprising continuous flight auger piles was developed by the specialist piling contractor. Birmingham-based international architecture, urbanism and design practice Broadway Malyan, approached the brief to design a building that would not only offer a 21st century learning environment for up to 15,000 full and part-time students, but would also provide an inspirational

onto the Atrium, providing ‘active frontages’ to passers-by and a stronger connection between the public and the learning environment.

Social heart The Learning and Resource Centre (LRC) was specified as a key area by the college to be used by adult learners and the general public, while the space between the LRC and the spine block, forms a main social heart called ‘The Street’ with a refectory, deli and coffee bar. The LRC will

also eventually face the new town square as part of the site’s masterplan. To present a strong, welcoming image, the LRC has been designed with a fully glazed façade wrapped by 34 huge glulam beams.The vertical timber frames lend a more human scale, rhythm and warmth to help create a stronger relationship with the square while the glazed frontage enables a greater visual connection with passers-by. identity for the local community, with a key message of ‘giving confidence and inclusion for all’. To meet the brief, Broadway Malyan designed the 250,000 sq. ft. building so that it is hinged around a dramatic linear central spine housing the classrooms.The spine then links to a series of lower height distinct blocks accommodating vocational study departments on the ground floor such as hairdressing, construction, catering and hospitality. The vocational areas included glazed sections facing

to the main spine building. The college’s visual presence has also been made stronger by using cladding panels on the main building that have a distinctly different tone from the remaining blocks while the conference centre is clad in tecu gold copper alloy metallic sheets. A low-level render plinth unifies the blocks and also allows the façade to address the level changes on the site’s perimeter, which in turn allows a cohesive palette of materials to come together whilst retaining the individuality of the separate blocks. The building achieves a ‘Very Good’ BREEAM rating and sustainable technologies include rainwater harvesting systems; ‘earth tube’ air handling units to The Street and LRC; sustainable urban drainage systems; and exposed thermal

mass and night-time cooling. Wherever possible, the materials specified have been on the basis of Green Guide ‘A’ rating. The building also provides an environmentally responsive solution to the provision of natural light and ventilation. Throughout, the project’s design was developed using Building Information Model (BIM) which enabled Gifford to communicate ideas, integrate analysis and modelling and produce comprehensive coordinated design information. This ensured increased accuracy, greater efficiency and communication of the design information with the project team. Broadway Malyan director Aidan Ridyard commented: “Our education sector experts have delivered a state-of-the-art further education facility that will provide

students and staff with one of the most contemporary learning environments in Europe, and this has been achieved by close partnering with stakeholders, including the College and Birmingham City Council, all of whom have widely endorsed the design. “As one of the last of the major Learning and Skills Council-funded projects, the College has been designed as an assertive building to redefine the image of the College, maximise the potential of the landmark site and, as the first part of a wider masterplan, ensure the campus is a bold catalyst in the redevelopment and regeneration of the wider Longbridge area.” Norman Cave, Principal of Bournville College added: “This is a project that has been six years in the making from conception to completion.We’ve been waiting with anticipation for this milestone moment and are pleased about starting a new chapter in the history of Bournville College.The new campus will allow us to provide our students with state-of-the-art resources, the best possible support and a fantastic learning experience across a broad spectrum of subjects.”

Modular Academy The single-storey building at Wymondham High accommodates five seminar rooms for students studying social sciences and sixth form facilities, including a break-out area, toilets and administration office

A dedicated sixth form centre now in use at Wymondham High, a new academy in Norfolk, has been constructed using a highly sustainable recycled modular building from Foremans Relocatable Building Systems. Completed ahead of schedule, the use of modular buildings reduced the programme from receipt of order to less than three months.

esigned by architects NPS South East, the sixth form centre at Wymondham High, marks the start of a significant new phase in the history of the school. In line with Government policy to increase the number of academies across the UK,

Wymondham High now has academy status, specialising in the arts and sciences. The academy’s sixth form has been recognised as ‘outstanding’ by Ofsted and it has been listed as one of the best performing schools in East Anglia. The additional teaching accommodation was needed as the school caters for over 1,600 pupils, with 400 in the sixth form from the start of the 2011/12 academic year and plans are in place to increase pupil numbers to 2,000. The purpose-designed facility was craned into position in just one day during the school holidays to minimise disruption to staff and students.The single-storey building accommodates five seminar rooms for students studying social sciences and sixth form facilities, including a break-out area, toilets and administration office.The main contractor was Farrans (Construction) Ltd. A collaborative approach was taken to the design of the new building.The most appropriate aesthetic solution for the exterior was discussed at workshops with sixth form design students. Students were keen to use timber from a sustainable

source and to introduce colour into the project.The architects worked with Foremans to develop a cladding solution using natural larch with vertical ‘windows’ cut out to reveal the modular steel structure finished in three colours – jade, heritage green and wedgewood blue.

Expectations Exceeded Commenting on the new building,Victoria Musgrave, Principal at Wymondham High Academy said: “This project has definitely exceeded our expectations and both staff and students are genuinely thrilled with it. They like the ambience it has created, the flexibility of the space, and the fact that we now have a dedicated facility for our sixth form. “The Foremans team was very helpful, personable and efficient throughout and the modular solution has given us the very best scheme for our available budget. It was also sufficiently flexible to meet our project-specific requirements and has provided us with a high quality teaching environment, which symbolises the start of a new era for the school.”

It feels robust and secure and has good sound quality – you would never know it is a modular structure.We are impressed with the finish, particularly externally, and the cladding is crisp and well executed.” She added: “The building was installed in just one day and the modular approach gave us the benefit of a critical saving on time.The project had to be delivered in just three months before the start of the new academic year, which was a major challenge. I am pleased to report the school was actually able to move in several days earlier than planned – a significant achievement for the design and construction team.” All Foremans’ recycled modular buildings are fully refurbished with new windows, wall linings, partitions, mechanical and electrical services, doors, flooring and cladding, to create high quality accommodation for a wide variety of education applications.

Exploring green security options Electric locking solutions are a growth area in the security industry. Jon Burke, Marketing Manager for Abloy UK, discusses the benefits of using these new technologies over more traditional solutions.

K

eeping equipment, valuables and important or sensitive paperwork safe is important for any organisation, but with many businesses employing a green agenda, using a secure electric solution has to be balanced with energy efficiency. The most effective electric locking can be delivered with either solenoid or motorised locks. Solenoid locks work by controlling either the latch or the handle, and are suitable for internal doors of public buildings, offices, schools or hospitals, and external doors of apartments and detached houses.

These handle-operated locks are ideal for use in medium traffic areas where security and accessibility are important. These locks can be easily controlled by an access control system or through remote control equipment like a push button, keypad or timer. An example of a solenoid lock is the Abloy EL560, which can be set as fail locked or fail unlocked. Compliant with EN12209 for mechanical resistance as well as EN179 for use on an emergency exit door and EN1125 for panic doors, this solenoid lock also offers monitoring of the bolt position and handle operation.

Motorised locks are an ideal solution for applications where security is required to be part of a green agenda

Motorised locks work by motorising the bolt back once a proximity card is presented or a request to exit device is used. Without a handle, which is the most vulnerable part of a door, motorised locks are hands-free making them a more reliable alternative to a solenoid. Abloy offers the EL520 motorised lock, which is most suitable for use on high traffic exit doors or access-controlled doors. This lock also offers compliance to EN12209, EN179 and EN1125. Motorised locks and solenoids also offer an energy saving compared to door magnets. Although slightly less expensive, door magnets require an electric current to lock the door. This current then breaks with the use of a request to exit button, cutting the lock’s magnetic hold and allowing the door to be opened. In contrast, a motorised or solenoid lock only uses power to open the door. As doors are closed for the majority of the time, it is here that energy can be saved. Electro-mechanical locking, and specifically the standards that effect installations, are the subject of several courses at the Abloy Academy across 2012.Visitors to Ecobuild can sign up for courses on the Abloy stand. The Academy includes a fully equipped classroom, showroom and workshop, where customers can attend product presentations, specification seminars and practical installation training. While the temptation will always be there to try and cut costs, there is the growing importance of EN standards in helping buildings make the grade. Versatility of British ceramic tiles to be showcased at Ecobuild Leading UK tile manufacturer, British Ceramic Tile, will be exhibiting at Ecobuild for the first time in 2012. Showcasing both its latest product ranges and its eco credentials, British Ceramic Tile is looking to increase awareness of the tile industry in Great Britain. Currently 80% of the UK tile market is imported, which British Ceramic Tile is aiming to challenge with the introduction of new designs and tile sizes. The company is committed to sustainability and reducing its impact on the environment. It sources 85% of its raw materials locally to the manufacturing facility in Devon and recycles everything where possible, including rainwater, back into the production process. Its efforts earned the company ISO14001 accreditation in December 2008. An additional kiln was introduced in

September 2011 to increase the factory capacity, but it has had no significant increase in CO2 Emissions, due to a change in working patterns where kilns can be placed in ‘idle’ mode when not in use. 100% of process waste tile material is recycled back into the tile body as pitcher (13% of tile body). British Ceramic Tile consumes more waste than it produces and is consistently reducing the waste tile stockpile. In 2011,

Going underground

Widely used in Europe, underground units for waste and recycling are now becoming more popular in the UK. The neat compact design of the systems saves space allowing more properties per plot and the attractive above ground column allows installation on what might otherwise be unused ground, for instance by the entrance door to properties. Contenur has recently introduced to the UK, a hydraulic lift version of the underground system. Smart exhibits with strong eco messages Smart Architectural Aluminium will be making its debut at Ecobuild 2012 to show its commitment towards the environment as well as displaying the energy efficiency savings its products offer through improved thermal performance. The company’s products have been used in the restoration of Hornington Manor, a 250-year old, Grade II listed farmhouse near York. The creation of an eco-farm is the vision of Simon Spink, Managing Director of bed maker Spink and Edgar which supplies stores such as John Lewis. FAKRO supplied electronically and manually operated windows for installation in green roof upstands together with conservation style windows for clay pantile roofs on converted outbuildings. Natural Building Technologies’ (NBT’s) Pavawall and Pavaroof systems have been used to help create an awardwinning, high performance structural building envelope for the new Severn Gorge Countryside Trust headquarters building at Telford in Shropshire. The NBT solution combines excellent thermal performance and breathability to deliver a warm and healthy internal environment for the building. reduced costs and a fantastic whole Life Cycle Analysis (LCA). The Environmental benefit of such a long LCA is self-evident, however, these benefits can be maximised even further when combined with additional thermal performance. Our on-going development with Mouchel, relevant to the refurbishment of public sector buildings utilising flat to pitch solutions, has been calculated to produce a 73% saving of overall heating costs. Indeed the LCA of refurbishing an existing school roof (covering approximately 1600m2) produced material and heating savings in excess of half a million pounds over the warranty period (saving more than £1,000 per month, every month). The specifications being produced for Mouchel will also use the lightweight systems to incorporate extended eaves details to provide shading and reduce solar gain.This in turn will stop the endless cycle of winter cooling and summer warming.The extended eaves detail will also incorporate the housing of existing and future services, allowing for quick and easy maintenance along with the option to install ‘plug and play’ systems around the entire perimeter of the building. A recent acquisition by the Group has been Tactray 90 (structural support cassette system).The purchase of such a unique and lightweight system was quite deliberate. It means Britmet can now offer a whole warm roof solution creating

substantially lower U values than average. Tactray is the only system of its kind to carry a BBA Certificate and the only system to incorporate a Factory Fitted Air Seal. The incorporation of the Factory Fitted Air Seal does not just speed up the installation of the system, it produces consistent performance at the very highest levels. A recent school installation for Caerphilly Council utilised the Tactray System with a Britmet Tileform Slate 2000 roof covering.Tests carried out at the school on behalf of the Council, indicated that this roofing specification produced an air leakage rate of less than 2 cu.m ph under 50 Pascal’s of pressure. Recent developments of the system include enhanced structural performance to achieve crisp and slender cantilevered eaves and verge details to suit the modern architectural environment.The development of the system also includes specifications for green roofs, curved roofs, standing seam roofs and vertical applications.This has enabled architects to incorporate the benefits of Tactray to the entire envelope. A 40 year-old ‘temporary’ teaching block at St Bede’s Catholic High School in Lancashire, has been transformed into a thermally efficient modern facility using Marley Eternit’s Natura fibre cement cladding as part of a rainscreen cladding system. Natura has a tactile, smooth surface which allows the texture of the fibre cement to show through, creating a visually engaging overclad solution. Marley Eternit Natura in White, Anthracite and Natural Grey, with an anti graffiti ‘Pro’ coating was specified by architects Cassidy & Ashton of Preston. The concreted area of Teesport Container Terminal 2 is over six hectares, making effective surface water drainage a major consideration. To ensure efficient all-weather operation and designed to resist the rigours of site work, two sizes of Hauraton channel were installed.

he Teesport Container Terminals are a purpose built, multi million pound facility operated by PD Ports. The terminals are located on the South bank of the river Tees and part of the Northern Gateway Container Terminal development. Completed in Autumn 2011, Teesport Container Terminal 2 – expansion phase 1, increases capacity to 450,000 TEU (Twenty Foot Equivalent Unit), from its current 235,000 TEU – an investment of more than £15m. The port’s overall strategy is to expand port wide capacity, including Ro-Ro traffic, to at least 650,000 TEU, which will position Teesport as a major player in the container market.

County Durham-based Hall Construction Services Ltd., successfully won the design and build tender to carry out the civil engineering works at the Container Terminal. The works involved the complete reconstruction of the terminal with a new heavy-duty concrete standing area designed to resist the massive loads imposed by the container stacks. New cranes and heavy handling equipment was also purchased as part of the project. Hall Construction commented: “Each one metre unit was easily manipulated into position on site and no channel breakages were reported during the installation process.” To further reduce installation times, endof-run caps and pipe connection sockets were also supplied with other connection points moulded into the sides and bottom of each channel. This was a major advantage for the contractor as it helped speed the completion of the project. Factory fitted with 14mm slotted ductile iron inlets, the channels comply with a loading class of F900 so can easily take the weight of a lifting truck with a fully laden container. Importantly, once installed, the complete system is highly resilient to the twisting forces imposed by the wheeled vehicles employed. The RECYFIX® HICAP® 200 one metre channels used, each have a water capacity of 79.0 litres whilst the HICAP® 680 units have a massive 443 litre capacity. The whole channel system installed at Teesport Container Terminal 2 is able to accept a volume of water of 375,596 litres. A RECYFIX® HICAP® Gully and Access point, also made from 100% recycled PE-PP, were installed at each end of the HICAP® 200 run which were laid in a curve along the service road. Large concrete rings were used as gulliaes and access points for the HICAP® 680 units. Colin Taff, Hauraton‘s Project Engineer commented on the installation: “We are pleased that this phase of the Teesport project has been such a success and are delighted to have contributed to its rapid build progress”.

Drainage A ‘Classical’ solution for drainage Prior to its recent complete lottery-funded refurbishment, the stunning 16-sided polygon Grade II Listed Roundhouse building in Derby, had lain empty for decades and was in a serious state of dilapidation. As part of the refurbishment, Saint-Gobain PAM UK’s ‘Classical’ cast iron rainwater and gutter system was installed to maintain architectural integrity and building aesthetics.The ‘Classical’ 150mm half round gutter with 100mm circular downpipes were supplied to the project in a Grey Polymer Powder Epoxy (PPA571) finish coat.The ‘Classical’ range is recognised for its aesthetic charm, strength to withstand high winds, heavy snow and vandalism and, above all, its long life capabilities. DAAB MK drive unit operators have been used to automate a set of 10 side-hung, bi-folding doors at the new Edinburgh Trams maintenance depot.The automated doors will provide access to trams entering the depot for cleaning and maintenance. Kitchen contract for City Building One of Scotland’s largest construction firms has secured a contract worth £800,000 per year to provide kitchen units and fitments for North Ayrshire Council. Versatile sensing

The Elevator Position System from Memco provides information to an elevator’s displays about floor number, direction arrow and direction of travel; this is then seen by passengers on the car display screen. A magnet is located on each floor and, as a sensor attached to the elevator car passes a magnet, it increases or decreases the floor number depending on the direction of travel. The system works with all elevator applications with speeds of up to 3.6m/sec. and can cover up to 32 floors. A new health centre has opened in the East Riding of Yorkshire, constructed using a highly sustainable recycled modular building from Foremans Relocatable Building Systems. Designed by architects Gelder and Kitchen, the new purpose-designed centre was craned into position in just eight hours over a weekend.The singlestorey building has been clad in brickwork to complement its location in a conservation area. KAC launches new mains voltage unit

Bright & light! Dulux Trade coatings have helped transform Interserve’s offices into modern, bright and energy efficient spaces

Dulux Trade Coatings have been included in a pioneering project at one of only three Passivhaus offices in the country. A range of it high performance paints were successfully used to maximise the use of natural daylight.

nterserve Construction Limited’s new regional £1.5m office was designed by CPMG architects of Nottingham, and constructed by Interserve in partnership with the park developer, Raynsway Properties. As part of the Passivhaus standard, a number of specific measures were included in the design of the project, such as earth tubes, increased levels of insulation and airtightness and an ultra-efficient Mechanical Ventilation Heat Recovery plant, all of which help contribute to the building’s overall Zero Carbon energy performance.To complement these elements, the project team also required a range of paints that would further boost the environmental credentials of the office space. Jason Smith from paint contractors, Swirlforce, who worked on the Interserve office, explains: “Working in partnership with the Dulux Trade Specification Account Manager, Janet Robertson and Interserve, we developed a bespoke collection of coatings to meet the exacting needs of the project. One specific requirement for example, was to maximise natural light within the building, so it was a natural choice to recommend the Dulux Trade Light & Space colour range.”

The first of its kind, the Dulux Trade Light & Space colour range is created through a unique combination of innovative optical brighteners, highly reflective paint components and cleaner tinting recipes. In comparison to conventional emulsion paints, the collection absorbs an average of 50 per cent less light, enhancing luminance and making rooms feel bigger, brighter and less gloomy. For this project, Dulux Trade Light & Space was used in White. “To ensure the benefits of Light & Space were realised for as long as possible, we used the Diamond Matt formulation, meaning it can be cleaned and scrubbed without burnishing, and it looks good for longer,” added Jason.

Return on investment As it is up to 10 times more durable and 10 times more stain resistant than standard vinyl silk emulsions, Dulux Trade Light & Space Diamond Matt can help increase maintenance cycles and ensure a strong return on investment. Alongside maximising natural light within the office environment, a further necessity was to ensure safety and security within the building. Jason continues: “As the building plant areas are exposed steel work

and timber, the project team wanted to build in extra fire protection into the heat recovery plant room. As such, we used Dulux Trade Pyroshield Durable Matt.” Pyroshield Durable Matt is a water-based finish, specially formulated to inhibit the spread of flames on previously painted surfaces. Using Pyroshield, substrates can be upgraded to achieve Class 0 rating (as defined by British Standard BS476). Further Dulux Trade coatings were also used throughout the landmark project, including the Dulux Trade Metalshield range for the office’s exposed steel roof trusses and Dulux Trade Diamond Satinwood for all trims, including skirting and architraves. Concluding, Gordon Kew, Director, Regional Building at Interserve, who led the project, said: “Our previous offices were becoming increasingly outdated and were also performing poorly on energy usage. As such, when we came to designing our new facilities, sustainability was a primary focus.
