t was at Ecobuild last year that FC&A was launched, I can’t believe that a year has passed – and what a year it’s been.The whole construction industry is still in turmoil, and last year’s much mentioned ‘green shoots’ are still waiting to open fully. Optimism is strong though, in many sectors, and Ecobuild reflects that – looking forward not only to the next year but to future generations.We’re looking forward to meeting up with lots of old friends at this year’s Ecobuild, and making many new ones too. Do call in and see us, we’re at Stand N60. And if you’ve just picked up your first copy of FC&A at Ecobuild, don’t forget you can subscribe (for free!) on our website to receive a copy every month. One of the great advantages of this job is that I get to know about so many of the new building materials and methods that become available. However, this changes many parts of my life, no longer can I just go to a concert, now I have to look up and ponder the acoustics, and sometimes point out the HVAC to my no doubt delighted companions! “Did you know these fire doors are held open by electro-magnets – they release to close the doors if the alarms go off?” and “Ooooh, look, they’re using passive ventilation!” I recently went for a drink in a very swanky hotel, and, ignoring the gorgeous décor, told the people I was with all about the piled foundations, that I’d seen on a site visit two years ago! I’m not good to go out with. Congratulations to Professor Edward David Brynmor Jones and George William Bolsover, Chairman of Aggregate Industries, who were both awarded with the CBE in the 2011 New Year Honours List, for services to Architecture and to the Construction Industry respectively, also Tony Hardiman, Chairman of the National Insulation Association, who was awarded an MBE for services to the Energy Industry. Many congratulations also to all of those who have gone unrewarded but have worked tirelessly to keep their companies afloat in really difficult times – unlauded but much appreciated. Regards,

Recipe for success
The Cuisine de France project in Dublin stands out as a development which incorporates simple and cost-effective sustainable design solutions. FC&A look at how Bennett Construction used a holistic approach to the integration of the building, its systems, and its users.

The HQ office block with its large expanse of glazing has been designed to provide not only a very low U-value of 1.8W/m²K, but also incorporates motorised louvres and solar blades to give a shading factor of 0.3.
In order to minimise heat loss and energy cost throughout, all external elements were well insulated so that the building achieved overall U-values in line with Building Regulations.
These louvres and blinds are controlled by the building management system and via temperature and solar radiation sensors which can be adjusted to reduce solar gain in summer and to maximise daylight in winter.The use of external shading in the form of brise soleil is also incorporated into the HQ building at ground and top floor levels to help minimise solar gain.

Good recovery The primary source of heat for the Cuisine facility is recovered from the heat from the ammonia refrigeration plant.The heat is boosted by means of a heat pump, which has an overall Coefficient of Performance (COP) of 5.11 making it the most efficient means of producing heat for this type of facility. It was considered that the main advantages of a heat pump over a bio-mass boiler were that less space was required compared to biomass plant and fuel storage area, its very high efficiency, maximum heat recovery of the waste heat from the refrigeration

Stacking up Natural ventilation is used where possible as it minimises energy consumption and CO2 emissions. In the building’s atrium natural ventilation is boosted using the “stack effect”. Openings controlled by the BMS are placed at the bottom of external walls and at the roof. Depending on the temperature within the atrium the openings adjust to allow air into the space thereby controlling temperature. air-conditioning and comfort cooling. At Cuisine De France, the central ammonia refrigeration plant, which operates at a COP of 10, provides all the necessary chilled water for air-conditioning. Efficiency is further enhanced by recovering rejected heat using the heat pump. The compressed air plant incorporates one variable-drive unit and three fixed-speed units. By using a proprietary sequencing control system the compressors can be controlled to match the required load which saves a significant amount of energy by eliminating the transition period from full load to no or partial load.The lead compressor uses an internal oil/water plate heat exchanger to reclaim heat from oil within the compressor.This exchanger preheats the steam boiler and feed through condensed water for the steam plant. Hot air from the compressors is also used to heat the compressor room and ancillary areas.

Lighting within the HQ building is interfaced with presence detectors so when a person leaves a room the lamps will switch off after a short period. Additionally, lighting nearest the window turns off as soon as they reach their minimum output. In the evening, as the natural daylight begins to fade, lighting switches back on and gradually brightens to maintain sufficient light in the room.

Sustainability in Development ‘Retrofit for the Future’ was launched by the Government-backed Technology Strategy Board in 2009

he Rotherham retrofits mark the largest number of properties to have been completed in any one of the Technology Strategy Board’s 86 funded projects as part of its £17 million sustainability drive. Leading social housing contractor Bramall Construction, architect Urbed, and Arm’s Length Management Organisation 2010 Rotherham, worked on the project which received funding as part of the Technology Strategy Board’s ‘Retrofit for the Future’ programme. This pioneering retrofit pilot project has been showcased in a short film to encourage the sharing of sustainability technology.The film was launched at a recent Building Innovation Group seminar, where representatives from local authorities, housing associations and the private sector came together to share best practice and learn more about the future of retrofitting in the UK.You can view the film at ww.bramall.com.

helping tenants to reduce their fuel bills and improve their standard of living. The six properties, in the Brampton Bierlow area of Rotherham, were chosen as they are typical of the town’s social housing stock and already had reasonable current standards of double glazing and loft insulation. A combination of solutions Bramall Construction Commercial Director, Dave Booth, describes how the team approached the build. “We began with a ‘fabric first’ approach to the design, in order to address where the properties

were losing heat before introducing more expensive renewable technologies, in order to keep costs down to a minimum. We have used different combinations of solutions across the six properties, so that we are able to compare the effectiveness. We also took care to ensure solutions that would work in conjunction with previous Decent Homes works, as it would not be cost-effective for our clients to have to replace this. By using the funding to transform six homes, rather than just one or two, we believe that we have shown that retrofitting can be cost-effectively rolled out across an organisation’s housing stock.”

The ‘Retrofit for the Future’ programme was launched by the Government-backed Technology Strategy Board in early 2009 to test and demonstrate low carbon building techniques by retrofitting social housing units across the country with new, innovative technologies. Bramall was the only contractor in Yorkshire to be selected. The Council’s biggest asset “I am very impressed by this scheme,” said Ian Meikle, who leads the Technology Strategy Board’s work on low carbon housing. “Six properties were tackled, each with a different strategy which resulted in a wealth of experience and data that can be

Following the completion
of our Decent Homes programme in December, we remain committed to ensuring that the Council’s biggest asset – council houses – are kept to decency, and this includes keeping homes free from
damp with efficient heating systems.This scheme will go a long way to trialling new solutions to tackle age old issues such as cold and damp.”

Lock stocked The Door & Hardware Federation (DHF) is the trade association that represents all the leading players in the UK door and hardware industry. Executive Chairman Bob Perry tells FC&A why they now preface their website and other promotional material with the strapline: Raising Standards.
T
he DHF has always attracted - and continues to attract companies intent on providing high standards of quality, competence and customer service. But the time has come to move the DHF quality standards up a gear. In a significant move, we have decided that there should be a major initiative to drive up standards even further within our industry.To that end, we are putting a number of initiatives into place that will give specifiers, contractors and end users the confidence that they will benefit from much higher standards of quality from DHF members than those offered by non members. Quality systems There are two reasons why we are putting this important initiative into place. Firstly, in less than three years the new Construction Products Regulation will impose the necessity to CE mark door and hardware products. Manufacturers, suppliers and installers will have to demonstrate they have quality systems in place before they can apply that CE mark. Secondly, the imposition of minimum standards meets the two objectives that are currently driving the DHF forward: to give our members commercial and technical benefits over their non member competitors; and to ensure that membership of the DHF is a must for companies within our industry. So what exactly are the new measures we are putting into place to achieve this? Our Code of Conduct, which all members must adhere to, is being completely revised and strengthened. Any company seeking admission to the DHF must demonstrate a satisfactory financial and trading track record. However, we realise there is a growing number of start up companies which have a wealth of expertise within their ranks but cannot, as yet, demonstrate financial performance.We are therefore introducing a new “provisional” level of membership for such companies.They will be able to tap into the vast technical resources we provide, and we will be able to work with them and support them, but they will not be able to take full advantage of other DHF benefits until they qualify for full membership. But the most important change is the introduction of minimum standards which must be adhered to by all members: manufacturers, installers and service providers. Annual audits “All products manufactured by members of the DHF are produced under an audited

factory production control system. Members are either compliant with ISO9001 or have a factory production control system in place which is audited annually be an independent laboratory.” For manufacturers, all their products must be produced under an audited factory production control systems. So manufacturing members will either be compliant with ISO9001 or have a factory production control (FPC) process which is audited annually by an independent laboratory. Specifiers, architects and contractors are regular visitors to the DHF website (www.dhfonline.org.uk), so in addition to FPC, manufacturers will only be listed on the DHF website for products which comply with the Harmonised Standards where these exist.They will issue a declaration of incorporation under the Machinery Directive where this applies. In the case of fire doors, DHF member manufacturer will only be listed for certified products. “All DHF installers supply products that meet the Harmonised Standards of the Construction Products (and where relevant Machinery)

All fire-resisting products are manufactured and installed under a relevant third-party certification scheme.” Documented procedures Let’s look at that in more detail. For DHF member companies which supply and install finished products, FPC is clearly not appropriate. So these members must ensure the products they install comply with the Harmonised Standards and that the members themselves meet the DHF installation standard TS005.This requires the member to have documented procedures for handling an installation from initial inquiry right the way through to completion.To ensure that the products they supply are compliant with the Harmonised Standards, they will either have been CE marked by the manufacturer under the Construction Products Directive or – in the case of power operated equipment – they will have been issued with a declaration of incorporation under the Machinery Directive (or they will have been purchased from a DHF member who complies with the manufacturer minimum standards criteria). Installation members will issue the customer with a declaration of conformity under the Machinery Directive on power operated products and apply the CE mark,
having carried out the necessary risk assessment. For companies to be listed on the DHF website as installation members for fire products, they will undertake to only purchase and supply certified products under the DHF member manufacturer scheme.To maintain the product certification for fire products, they must be installed under an installation scheme such s FIRAS or LPS 1271. “All DHF members who provide a service, repair and maintenance service are registered and comply with the DHF Standard TS004: work is carried out by trained engineers in accordance with documented procedures and a completion certificate is issued to each client detailing results of the inspection and any work carried out.” An enthusiastic welcome Compliance by service and repair members of the DHF to the Service and Repair Standard TS004 is voluntary today but is set to become a mandatory requirement under the new scheme.This Standard includes a number of stipulations which differentiate between the service offering from DHF member companies and the offering from non members.These include minimum training standards of operatives and comprehensive documented procedures.

The adoption of these new minimum standards, and the other measures to raise quality, together represent the single most important development within the door and hardware industry for many years. At the recent DHF annual conference, when these measures were announced, members gave an enthusiastic welcome to the proposals. Our members are now better placed than ever to provide an even higher level of service to their customers and to meet the CE marking challenges that lie ahead.

Interior design for the Green Office Interior design has always involved myriad complexities to resolve in any environment, no more so than in the office. The Office IT cabinet offers a solution which at its outset analyses the carbon impact of a design and establishes its green credentials provides both designer and client with a competitive advantage.
I
t is becoming a fundamental requirement that interior designers embrace the green agenda. Building planning and office design currently require knowledge of IT infrastructures and ideally an awareness of how IT will be used and implemented in the space. This one category alone can have a disproportionate impact on the green credentials of any office design in a number of areas. The typical answer to office IT needs is to build an air conditioned server room. If a server room already exists, this is often treated like a no-go area.This approach runs the risk of creating more problems than it solves. One of Europe’s biggest building projects, MediaCityUK is the new Manchester home of BBC North. Although the location is in one of the most vibrant of cities, like elsewhere in the UK, you don’t go there for the weather! FC&A look at how rainscreen facades add weatherproofing, and help achieve exceptionally low air leakage rates.

ediaCityUK is a major construction project developed and managed by Peel Media to create a brand new ‘city’ on Manchester’s historic waterfront.The development will become home to BBC North and will be the base for filming some of the nation’s favourite TV programmes such as Blue Peter, Dragon’s Den and BBC Breakfast. Located at Salford Quays, MediaCityUK will be a vibrant waterside community of workers, residents, students and visitors. The environment will be built around the specific needs of the creative and digital industries. Execa rainscreen facades, part of CA Group, has been involved in Phase 1 of the build, providing materials for Blocks A and

B.The 26 storey Block A will host studios on the lower floors for recording. The panel is simple and efficient to install, with an option to fix either horizontally or vertically and can be utilised with a wide range of backing wall construction, i.e. concrete, brickwork and Metsec. In the case of MediaCityUK, a horizontal feature band of cladding approx 600mm high c/w receptor clip to vertical edge was specified which was manufactured from 4mm Reynobond ACM (aluminium composite material – to allow the mast

climber to be fixed to the slab edge and the tiles removed at a later date).The system was supplied from the Reynobond/ Reynolux range including chameleon colours. Extensive testing Phase 1 of MediaCityUK is due for completion in 2011, this phase covers more than 36 acres (the equivalent of roughly 18 football pitches), making this one of Europe’s biggest building projects. Since the team arrived at Salford Quays in summer 2007 more than 7.3 million man hours have been spent on site. Before installation the design and assembly of the building underwent extensive testing to CWCT (Centre for Window and Cladding Technology) standards, and comfortably exceeded all required values including air leakage, water penetration and wind resistance safety.The tests, which took place at the Wintech testing facility in Telford, Shropshire, involved the reproduction of a section of the BBC building, comprising a 3.6m square bay with
full Twin-Therm® build up, a centralised window opening, and PlanoWall on the outside mimicking the configuration of the original building design.The section was then exposed to controlled pressures and inundation with water from a turboprop aircraft engine and a series of water nozzles, followed by a concentrated high pressure to test strength. Low air leakage rate The tests showed that the assembly delivered an exceptionally low air leakage rate of 0.17m³/hour/m² at a pressure of 600 Pascals. It was also tested at up to 2250 Pascals to simulate wind load and monitor structural integrity and deflection. Even at 150% of positive design wind load, the test sample passed with no structural failure. Execa also provided 4,000m² of rainscreen panels for Block B, which will also be used for studios with flats above.The concealed fix system consists of vertically laid panels with no visible fixings to give a high quality flat finish.

The Emersons Green NHS Treatment Centre is a new purpose-built surgical hospital, which is believed to be the largest complete hospital to be built using off-site construction. David Johnson, Director and General Manager of off-site specialist Yorkon, looks at its construction challenges.
T
he Emersons Green NHS Treatment Centre is operated by independent healthcare providers, UK Specialist Hospitals (UKSH), and provides a range of elective surgical services to NHS patients, including inpatient treatment.The hospital was built and commissioned in just 12 months, completed both on time and on budget. Feedback from staff and patients has been extremely positive since it opened, particularly relating to the warm and welcoming clinical environment – and it is now receiving considerable acclaim with a Local Authority Building Control ‘Building Excellence Award’, and most recently, a Building Better Healthcare Award. From the initial concept stage, the whole project was focused on the needs of the end user, creating a high quality therapeutic environment for patients and staff.The client wanted a finished building that would
provide a sense of quality and permanence, and that would achieve measurable improvements in thermal performance and sustainability. Successful integration Designed by concept architects TP Bennett, the steel-framed building has achieved the brief and successfully demonstrates the design flexibility and architectural quality that is possible with off-site construction. The centre is clad in horizontal cedar with areas of terracotta, render and aluminium rainscreen cladding to contrast with a highly glazed atrium. The traditionally-constructed atrium to the front elevation accommodates the reception, waiting area and café, and illustrates how modular construction can be successfully integrated with conventional building methods.The project involved the use of the new Yorkon high performance pre-installed concrete floor system to the theatre areas.

The 4,842m² facility spans three storeys and has four operating theatres with recovery bays, a central sterilisation unit, minor operations room, endoscopy suite, diagnostics and x-ray, 33 in-patient beds, procedure and consulting rooms, pharmacy, physiotherapy suite, and administration centre. Faster decision making The key driver for the client’s choice of off-site construction for the new treatment centre was the programme. Delivery on time was critical as UKSH had set a service start date. By taking a more innovative approach, on-site working could be minimised, reducing the build time to just 12 months.This allowed patients to benefit from increased choice and reduced waiting times at an earlier stage. The building comprises 114 steel modules up to 14m long, which Yorkon craned into position in just three weeks.The new centre was delivered on time, despite

MMC & OSC Adaptable nature Time was also invested in developing ways of integrating low and zero carbon technology into the modular system, which in itself is designed to be highly sustainable. The finished building features services monitoring, water conservation devices, a high level of natural light, solar reflective glass, leak detection system for the kitchen, and cycle storage. A sustainable green roof was used for the adjacent service building.

winter working and adverse weather conditions, which would have had a major impact on traditional site-based construction methods. Some areas of the building were actually handed over at an earlier stage, to give the client beneficial occupation, and the fitting out programme was revised to accommodate this requirement.

BREEAM innovation credits were awarded for the site waste management plan – waste was reported monthly on the site and an average recycling rate of 92% was achieved, diverting waste materials such as timber and plasterboard from landfill. Thermal modelling was carried out in the design of the building’s highly complex plant and services to maximise energy efficiency.
Many construction clients are not aware that the speed of off-site construction requires faster decision making. A good relationship and close communications between Yorkon and UKSH were therefore essential contributors to the project’s success.
The off-site approach is also highly sustainable. It reduces vehicle movements to site by around 90%, reduces material waste by up to 90% (source:WRAP) and improves the thermal efficiency of the building for lower running costs. Lastly, the adaptable nature of the building design will allow it to be reconfigured and re-used for other purposes in the longer term. Construction of the Emersons Green centre demanded high levels of innovation, creativity and commitment from the design and construction team. More importantly, it has succeeded in meeting the client’s stringent standards for delivering the highest quality of care. www.yorkon.info The traditionally-constructed atrium to the front elevation illustrates how modular construction can be successfully integrated with conventional building methods
Positive and proactive Yorkon’s site management team was recognised with Considerate Constructors ‘Performance Beyond Compliance’ certification. Following two visits to site, Yorkon achieved a score of 84%, which exceeded UK industry averages of 75%.The site team was commended for its ‘positive and proactive attitude’, its communications with adjacent properties, energy and water consumption monitoring and conservation initiatives, waste segregation for recycling, site welfare facilities and its good neighbour policy. There were no reportable incidents or accidents on the site for the duration of the project; more than 120,000 man hours. The project has achieved a BREEAM

uch a large scale development measuring some 30 acres on a peninsula directly opposite the 16th century town of Valetta was both an inspiration and an architect’s quandary,” said Buhagiar. “There was much to take into consideration, from the blending of contemporary architecture with the local vernacular of the islands as well as the modern architecture of the nearby town of Sliema, together with the restoration of the ancient fort that stands sentinel on the headland. Naturally, we had to incorporate the 21st century needs for hi-tech comfort whilst taking into account the developers’ remit of density, mixed use and landscaped grounds. perspective we also had to work with, and attenuate, the twin considerations of headland winds and the heat of summer sunshine.” The project design had a number of contradictions to take into account; open space yet with the required density was one prominent feature. AOM’s solution was the creation of open spaces which nestle at different levels and at unexpected turns of the road; gardens which peep out from behind walls and, moreover, the quality that each apartment, at whichever level within the complex, is located in such a way as to get direct sunlight.This applied to front line properties as well as those set further within the site. Inspiration and limitation Large scale developments like Tigné Point contain the contradictions and complexities that arise when onerous commercial targets are married to a rich building tradition and the specificity

of a historic site.The location of this development on a peninsula facing the sixteenth century town of Valletta provided the inspiration and also the limitation of the overall urban plan, which, while aspiring to provide the framework for a cosmopolitan lifestyle, is not disconnected from the typical typology of the centuriesold Maltese village or town. Its buildings, clustered organically around a large, public piazza, provide the focus for life flowing through the built fabric. “In fact,” explained Buhagiar, “the retention of the spontaneity of urban tissue growing organically over time in a complex that was being built ex-novo, a contradiction in itself, was one of the greatest challenges of the design of Tigné Point. Ensuring that this latter quality was possible posed an intriguing design problem given the relatively high-rise scale of the buildings. To avoid apartments at the back lying constantly in the shade of the arc of front blocks that follow an east- south-west orientation, the latter were stepped back in such a way as to allow the winter
sun to penetrate into the heart of the development, forming a series of stepped terraces which are, in effect, the back gardens of the foreshore apartments. This concept of terracing was natural to the anonymous builder of vernacular constructions in the Mediterranean region and became an obligatory ingredient of the more self-conscious modernist architecture characterizing the greater part of the 20th Century. Used here it allowed us to achieve the ineffable, but much desired, match of tradition and modernity.” “As we were appointed to create a Piazza at the heart of the development as well as a shopping centre and offices, we needed to satisfy the requirements not only of the residents but also those of visitors, hence the task of providing a large underground car park which was literally hewn out of the rock face,” continued Buhagiar. “Harnessing the strong breezes and sunshine to maximise the weather conditions to provide the very best of lifestyles for owners was another of the major concerns.” Respond online www.fca-magazine.co.uk or using free reader enquiry card

Specific thermal environment Terracing is synonymous with construction in many Mediterranean regions where the sun plays such an important part in providing a specific thermal environment. Maximising the sunshine was achieved in two ways; by utilising an ingenious, but well tested system, whereby the front terraces facing the spectacular view are covered, thus allowing the low winter sun to penetrate the front rooms whilst, during the summer when the sun is higher, providing welcome shade.The front facade on the waterfront homes is therefore not

“In addition,” said Buhagiar, “we created the central Piazza which is served by walkways and is accessed directly by lifts from the underground car park.This is a spacious oasis within the built fabric, sheltered from strong winter winds and with planting for cool summer shade. It offers restaurants and bars along its periphery.The Point, the brand new shopping mall, houses 50 retail outlets; on its roof we have maximised space by providing a sports field.” This development has already received awards and accolades from within the industry. “The area has been conceived as a whole, a complete village which will encompass everyday living, work and leisure” concluded Buhagiar. “As in any living town, it is still a work in progress, and will continue to be as long as it is inhabited.” www.tignepoint.com

Power play Electrical contractors are in a unique position to advise, inform and install the necessary technology to reduce the UK’s demand for energy. Before putting pen-topaper, architects and designers need to consult the experts, says Paul Reeve, Head of Environment at the Electrical Contractors’ Association (ECA).
A
rchitects naturally have a pivotal role in helping the UK to significantly reduce carbon emissions from the built environment.This will be crucial if the UK is to be successful in contributing to the Government’s legal target to reduce carbon emissions by 80 per cent by 2050. But to have a meaningful impact, they will be much more effective if they work with building services contractors to ensure that energy saving and carbon reduction technologies are successfully integrated into their designs. Legislation, energy price signals and client requirements for ‘low carbon’ buildings, present the architect and design community with a massive challenge – and opportunity – to fully engage with energy saving and carbon reduction technologies at the design stage. However, while the array of available technologies is impressive, it is also daunting.Which lighting delivers the right ambience but also meets low energy criteria? Which building controls will best regulate heating, cooling and lighting to give end-users a functional, lowcarbon building? Fundamental role Few architects or designers can be familiar with the performance characteristics of all the building services technologies on offer but, by partnering with a competent mechanical and electrical contractor they will be much better placed to successfully meet the clients’ needs. Competent mechanical and electrical contractors can advise architects on the best building technology measures, and in commercial and public premises, many of the best

energy and carbon reduction solutions are electrical. Crucially, M&E and electrical contractors have extensive practical experience of installing and integrating this equipment into buildings, so they know ‘what works’ and often just as importantly, ‘what doesn’t’. Designers can have a fundamental role in developing plans for the major fit-out and refurbishment of existing buildings, which is where the bulk of carbon reductions will be achieved.The Carbon Reduction Commitment (CRC) Energy Efficiency Scheme is part of the UK’s highly ambitious target to reduce UK carbon emissions by 80 per cent by 2050.The CRC has already prompted thousands of large energy users to look at ways to reduce energy consumption, to avoid the need to purchase ‘carbon allowances’. Although the future shape of the Carbon Reduction Commitment (CRC) is under review, both the CRC and energy prices in general are changing the way clients see energy efficiency and renewable technologies. Expert installation Building services engineers often refer to the ‘hierarchy’ of energy saving measures, starting with passive building measures and moving through energy efficiency technologies to renewables, which is last on the hierarchy. At the preferred end of this hierarchy, there are cost effective measures such as modern lighting systems, dimmer circuits, timers and motion detectors, while further along the hierarchy, the latest controllers optimise a building’s functional and energy performance, whether from lighting, or

But opting for renewables needs expert installation and advice if the equipment is to perform well for the client, and fit in with the rest of the building’s energy saving profile. We have seen that many energy saving measures, such as effective monitoring and control, or modern lighting systems, can deliver significant carbon reductions, often with short payback times. Involving a competent building services contractor early in the design process can ensure functionality, safety, and maximise long-term savings and carbon reductions.

Position/Company: Managing Director, Cromar Building Products Ltd What was your first job and when did you join your current industry? My first experience was working in IT for a distribution company in Daventry, 150 miles away from my home in Southport. I moved into construction over 30 years ago as a sales office manager for a company called Lanstar Coatings in Liverpool. It was 18 miles away so, as they were implementing a computer system in their head office and offering a virtually identical job it took just a few seconds to decide on the move. Many involved in the roofing sector still remember Lanstar with affection and I would like to think I played a small part in its success. Did you have plans to do this or was this a series of events? I am afraid I would be telling a lie, if I said this area was my planned progression through life. I got the Lanstar job almost by mistake with some help from my wife, as her father saw the position advertised. Finding people for IT jobs at the time was difficult and as I had secured some practical experience along the way in the Daventry job it stood me in good stead;

the old adage of right place, right time. My most important subsequent career move, to form Cromar Building Products, was also the culmination of events that no-one could ever have anticipated. What happened along the way that helps you in your position today? After leaving Lanstar, I joined the Building Products business of Croda Chemicals in Knottingley,West Yorkshire. I became Sales Director and the company was one of the best known manufacturers of roofing products in the industry. Sadly, it attracted the attention of a competitor with the funds to grow by acquisition and though I was offered a position with them I took redundancy and set up Cromar Building Products.This was the last thing I had been thinking of even a year before, but I felt that though the market was facing a continued reduction of suppliers, an opportunity for a smaller supplier with an emphasis on service was opening up as a result. In 1997 I took the plunge along with my son Daniel and several staff who had worked with us at Croda.With a little luck, a lot of hard work, and not much help from anyone

along the way apart from some very loyal customers the company has become firmly established as a major supplier to builders and roofing merchants. Our most recent development has been to invest in a purpose-built roofing underlay production facility and this has been working at virtually full capacity ever since the line was commissioned. As one of only two in the UK, the size of the investment has drawn attention to Cromar as a mainstream manufacturer, particularly as it took place during recession. Do you think that industry newcomers will have the same opportunities as you?
Profile As I’ve said, my career path wasn’t exactly planned, but in terms of being able to start a business venture like Cromar there’s no doubt that it would be far harder today given the restrictive terms under which banks will lend money. I think it’s also fair to say that, in the current economic climate it is even harder to convince them that investments associated with construction are worthwhile. However, if you are fortunate enough to find financial backing to carry you through the critical early stages and assuming of course that you have done the research I think our experience has proved that hard work can pay off. For those who, like me, want to follow a sales career in construction this too is far harder as there is so little time to learn. Personal relationships are still vitally important but many of those who might once have considered themselves to be good salesmen wouldn’t survive in today’s market. How much has your industry changed since you have been involved, and have you caused any of these changes? The industry has changed dramatically in my 30 years and from the perspective of what affects us now there are far fewer companies supplying comprehensive ranges to merchants (and of course fewer merchant groups). Ironically, however, the number of companies supplying roofing underlays has grown dramatically with literally dozens having BBA certification. In so far as our decision to enter the roofing sector as a manufacturer has resulted in a bigger proportion of material being manufactured in the UK, we can point to a definite impact. From our perspective it is rewarding to see the trend of importing materials being reversed.

Overall, it is also really pleasing to see how safety has improved in construction, particularly in the roofing sector. It is no coincidence that quality of contracting has improved so much too. What advice do you wish you’d been given at 25 (or 35!)? It’s difficult to know where your career path is going to take you at 25, so I guess the best piece of advice I can offer is to choose carefully whose advice you take. Success of a good idea also depends so much on timing so while you must research your market thoroughly it is easy to lose an opportunity through being too late. I think the other good piece of advice is to ensure you are working with people who share your sense of commitment to what you are doing. Do you think advice can be given to people, or does everyone have to make their own mistakes? I guess you can give advice but the person asking for it has to make his/her own decisions.What worked for me may not work for someone so I would urge anyone to think very carefully about going into business as, apart from anything else, it will destroy your social life for the first three years! Don’t expect to make money in that time and keep loyal people around you as you can’t make things happen in any major way on your own. Where do you see yourself in the next 5 /10 years? In ten years, I imagine I will have retired but in the next five I hope Cromar will simply continue to develop as a focussed independent supplier to UK merchants, taking Cromar to new heights.This may involve further additions to our manufacturing base but as yet it is too soon to know what form any investment may take.

recorded for the Daikin VRVQ air conditioning system installed earlier this year to replace the existing older VRV system. Detailed metered records indicating minutes run and kW/hrs consumed by the new VRVQ system were compared with corresponding periods in previous years for the original system and showed a remarkable average 28.6% reduction in monthly kW/hr consumption! Significant energy savings A Space Air spokesman commented, “In addition to various other measures we have undertaken to reduce our environmental impact, the external auditor was particularly impressed by the very significant energy savings achieved by the VRVQ system. Although we need to look at a full year of recordings to get
a fair comparison, the results so far are extremely encouraging, not only in terms of meeting our own objectives but also in reinforcing the efficiency benefits of VRVQ for the many customers considering replacing existing R22 or R407C VRV systems. “VRVQ has specifically been designed to enable older VRV systems to be replaced without the need to renew the existing pipework and in some cases, retain the existing fan coil units.VRVQ can therefore be installed relatively quickly, at considerably reduced cost and site disruption.The additional benefit is substantially lower running costs.We are already reaping the rewards and our customers can do the same.” Online Enquiry 028

f o d a e h a : y le r e k c a Sh the curve Shackerley (Holdings) Group Limited has supplied 1300m² of Sureclad ceramic granite ventilated cladding for the new £35million patient treatment centre at The Christie Hospital in Withington, helping architects at AFL in Manchester to create a standout building.
T
he new three-storey development has been built to transform cancer treatment and research at the hospital. It includes the largest early clinical trials unit in the world, the largest chemotherapy facility in the UK and a new private patients unit. AFL Project Leader David Rourke said, “Our brief was to create a World Class hospital building that would provide the highest quality patient environment. Inside and out, it had to project The Christie brand values and reputation as a world leader in its field.” The building has a dramatic curved frontage featuring copper based panelling and extensive glazing. Presenting a strong contrast, remaining elevations have been clad with Shackerley’s ceramic granite ventilated facades constructed from pre-
Online Enquiry 069 fabricated 1200 x 600mm panels with a charcoal ‘riven’ finish.These have been installed using the company’s Queen’s Award winning Sureclad Access system. Shackerley has also helped to create an eyecatching entrance area. In gleaming stainless steel lettering ‘The Christie’ stands proud against polished black ceramic granite panelling which has also been used inside to clad part of the reception lobby. Meeting sustainability objectives “Aesthetically, Shackerley’s Sureclad ceramic granite was an ideal cladding solution,” added Rourke. “It’s a high quality material with the visual appeal of quarried stone, and is offered in many colourways and finishes.We found two very different panel styles to complement the curved metallic panelling, one of which has also provided us with us with
an impressive interior wall finish. As the material is exceptionally hard and durable, totally resistant to climatic extremes and impervious to pollutants, it will retain its appearance for the lifetime of the building. “The ventilated facades have allowed us to install highly effective thermal and acoustic insulation on the exterior of the building, helping us to meet our sustainability objectives and target an ‘Excellent’ BREEAM rating.The Sureclad system is so flexible that we have been able to reorientate panel courses at specific heights in the elevations, providing us with a perfect window module and adding visual interest.” The ceramic granite facades and interior cladding were installed by Eaga Contract Services Ltd, formerly known as EJ Horrocks, for the main contractors, Interserve.

Hauraton keep a roof garden green DACHFIX® from Hauraton Ltd is a discreet, shallow drainage system that controls water saturation of the soil or sand substrate on roof gardens, terraces and green roofs. This system balances the moisture in the substrate ensuring water logging does not occur during winter months and helps to reduce plant die-back in dry weather. Instead of using a drip or sprinkler system, irrigation water can be introduced into the channels, directly into the substrate.This method saves water by reducing evaporation from the soil’s surface. With a much higher drainage volume than gravel catch points, the low profile channels and point drainage gullies are offered in depths from 45mm to 75mm.The components have slots in their vertical wall which allows rain water to percolate into the substrate, but then drains away any excess water. Channels are available in galvanised steel, stainless steel, PP or the company’s recycled PE-PP, all matched with slotted or mesh

Sika helps make Greenhouse green The green credentials of roofing solutions specialist Sika Sarnafil’s single ply was just one of the reasons for its use in a recently completed urban regeneration project in Leeds.Traditional felt roofing was considered for the Greenhouse development in the Beeston area of the city, but the sustainability of Sarnafil’s system, thanks to its BBA-certificated life expectancy in excess of 40 years, better suited the project. 2,500m² of Sarnafil’s G410-12EL membrane in Light Grey were fitted to the roof; dubbed ‘super insulation’ by the developers, this combination of Kingspan’s TR27 and TT47 insulation helped the roof achieve an average U-value of 0.10W/m²K.
