ith the Green Deal now officially underway following its launch on 28th January, retrofitting energy efficient solutions is receiving considerable exposure. Solid wall insulation and boilers are among the leading solutions on offer for widespread building improvements, including retrofitting in social housing. Despite the system’s announcement soon after the coalition took office, the ambitious plan to cut carbon emissions and reduce energy bills has received insufficient backing to date, in part due to the homeowner’s perceived risk of associated costs and lack of information available from providers.

Challenges in retrofitting, however, aren’t always down to the building occupant. In many cases, it is the building that poses the major obstacle. Improvements can be restricted by heritage regulations or, more frustratingly, the renovations cannot be accommodated in the building’s original form.

In this month’s issue, FC&A profiles two projects that have worked against listed and complex structures to not only meet a concise brief, but provide a long-lasting efficient solution. The first details the refurbishment of Picton Reading Room, as part of a £50m redevelopment of Liverpool Central Library. CMS Danskin was asked to make significant improvements to the acoustic performance but was severely hindered by the elaborate saucer dome. Thankfully, advances in its acoustic plaster spray meant it could access the limited surface area. Readers can find out more on page 34.

Meanwhile, the revival of a prestigious office development was met with challenges due to the heritage external facades. With limited alterations allowed to the building’s envelope, Morgan Sindall’s experienced team transformed the heart of the building to create a contemporary open space at its centre.

A striking new eco-friendly hotel, ‘The Orchard’, has opened for business on The University of Nottingham’s award-winning main campus. The £20m hotel, funded entirely by the university, has been completed by BAM Construction to an original design by RHWL Architects carried out through a design and build contract.

C

omplementing the Universityowned De Vere Venues East Midlands Conference Centre next door, it provides top class accommodation on University Park with extensive facilities including 202 bedrooms, meeting rooms, a roof terrace, brasserie and gym, with interiors designed by Graven Images.

RHWL Architects’ design – chosen by the university from a shortlist of six following an OJEU competition – is both striking and sensitive to its surroundings, nestling into the slope in which it sits and allowing the landscape to flow over, around and into the building.

Corrie Jones, Associate at RHWL Architects, explains: “The concept for the hotel was inspired by the university’s

beautiful parkland setting. Our main aim was to provide a sensitive response, situating the hotel within the surrounding sloping grassland and minimising its impact both physically and environmentally, while still creating a striking building with a strong and defined entrance appropriate to a high profile leisure destination.

“The two bedroom wings are pulled apart from each other to reveal a tall, light and vibrant central atrium reception and lobby area. This area provides a link from the adjacent conference centre to the landscaped millennium gardens beyond and allows the natural setting to flow into the space.

We share The University of Nottingham’s commitment to buildings of the highest standards and are delighted that we delivered this new hotel to match this aspiration.”

Solar control

Shading measures have been designed to create an animated atrium space that is enhanced by changing shadows

The design team provided a holistic response to sustainable design, combining both passive and intelligent design measures with renewable energy and active technologies. RHWL orientated the building with the main bedroom facades facing north and south, making it easier to control potential heat glare and solar gain using horizontal brise soleils.

Well-proportioned glazing encourages natural daylight penetration throughout the building, minimising the use of artificial lighting and therefore reducing energy demand and consumption.

The team committed to exceeding the current standards for thermal transmittance and specified a high performance building envelope, which included external walls not exceeding a U value of 0.15 W/ m²K and roofs not exceeding 0.1 W/ m²K. In combination with this, a low air permeability target of 3m/hr/m² was also set. In the central atrium space, where large amounts of glazing were necessary to the design but posed the risk of excessive solar gain, low emissivity glass (G-value of 0.27) has been used in combination with extensive solar shading, the performance of which has been optimised by the use of careful design and thermal modelling tools.

The hotel has approximately 1600m2 of biodiverse green roofs spread across both bedroom blocks and over the lower links between them and the main atrium space.

The hotel’s main design feature is a dramatic and undulating timber canopy that oversails the atrium area and reflects the setting’s sloping contours and surrounding mature canopies. The canopy – a glulam timber structure constructed from European larch – has been designed closely with the specialist subcontractor to ensure efficient off site prefabrication with minimum wastage. Three large glulam beams flow in a wave from back to front across the main central area, connected to each other by horizontal purlins and then again by angled fins to create a woven-like structure. These fins, in combination with horizontal brise soleils, mitigate heat gain through the 155m2 structural glass roof, while horizontal brise soleils also wrap around the atrium curtain walling. These shading measures have been designed to create an animated atrium space that is enhanced by changing shadows that reflect the plays of dappled light of the surrounding mature tree canopies.

From project inception through to completion, the architects worked closely with environmental services engineers, Elementa, to ensure that the 9300m2 hotel has been designed and built to high environmental standards, maximising on energy efficiency and reducing carbon emissions. The hotel is currently on target to achieve a BREEAM Excellent rating in

The building was carefully located on existing car park and derelict greenhouse land in order to preserve as much of the rich orchard area to the rear of the building as possible which, in combination with the inclusion of the green roofs, has resulted in an increase in the ecological value of the site and the creation of new habitats.The green roofs also significantly reduce the amount of water run-off from the building which is particularly important in this case due to the significant 10m drop in level across the site.

RHWL Architects has endeavoured to ensure that all materials have been sourced responsibly and, where possible, locally.

For example, the environmental impact of stone cladding needed to visually anchor the building into its surroundings has been minimised by the use of Birchover stone from nearby Derbyshire.

Renewable systems In combination with these passive design measures, photovoltaic panels, ground source heat pumps and CHP technology have been incorporated in the hotel’s design. Air Handling Units have been used where necessary but are highly efficient and incorporate a waste heat recovery system to all rejected air from the plant.

The electricity generated can be used with in the hotel or put back into the University’s high voltage ring main for use in other buildings on campus and the recorded output of the photovoltaic panels is visible to all hotel guests within the main library space, to enable all building users to appreciate the sustainable measures that have been incorporated within the hotel.

Longevity for landmark While sustainability has become a ubiquitous concept for new build developments, the challenge for those who maintain and protect older buildings is to marry those sustainability objectives with the need to conserve the traditional fabric and appearance of heritage buildings. Kemper Systems unveils its latest contribution towards longevity. and upgrade programme by the City of London Corporation, who sought a solution for the roof upgrade scheme that would take into account a number of practical factors, while addressing the need to adopt an environmental-friendly approach in line with its policies.

Complex considerations The area of the Guildhall roof in question sits above committee rooms and Members’ accommodation and this section of the building had to remain operational throughout the roofing project. The roof itself is complex, with significant amounts of detailing and numerous service units, demanding a solution that could be fitted accurately to the exact contours of the structure without the risk of leaks. Finally, the specified system had to deliver best

value, which meant using a waterproof membrane that could be laid quickly, with proven longevity and a reliable warranty.

Stuart Hicks from Kemper System explains: “Achieving a sustainable outcome on a roof refurbishment is not just about utilising an eco-friendly product, it is also about providing a solution that will last. In this way, the amount of building materials required over time is reduced because there will be no need for repairs or replacement of the system for the foreseeable future.”

he use of contemporary, environmentally-friendly building products is not always a suitable option for heritage buildings but sometimes new building technologies can be used to extend the service life of an existing building, while minimising waste and enhancing the environmental profile of the structure.

One such project was the roof refurbishment of the west wing of London’s Guildhall; a landmark building with some sections dating back 800 years. This familiar landmark continues to be an important civic building and is home to the City Of London Corporation, providing a base for council services and a venue for state banquets and corporate events.

Sustainability in Development In fact, Kemper System’s 2K-PUR, the system specified by the City Corporation, addressed both the need for longevity and the requirement for an eco-friendly solution derived from sustainable sources. A solvent-free, coldapplied liquid membrane, the system is based on a resin formulated using castor oil, of which 80% is sourced from sustainable crops. The system also utilises a flexible, non-woven, reinforcement fleece, which is manufactured using recycled plastic bottles for 25% of its raw materials. The specification provided the City of London Corporation with practical benefits as well as excellent environmental credentials.

Explains Michael Coleman from the City of London Corporation: “Choosing a solvent-free cold-liquid applied system meant that we could continue on a business-as-usual footing without having to worry about fumes or the hazardous equipment used for hot-applied systems.

What’s more, with a 20-year warranty we can be confident that our investment in refurbishing the roof now will serve for many years to come.”

Minimising waste The 1200m2 section of roof was refurbished by specialist contractor CRC Group in a 10-week programme.

Because the Kemperol 2K-PUR membrane bonds directly on top of the existing substrate (in this case Veral Aluminium, a foil-faced modified bitumen composite) there is little or no strip-out, reducing the amount of disruption to

the building’s occupiers and avoiding the need to send any of the existing substrate to landfill, which reduces the environmental impact of the refurbishment still further. CRC simply cleaned and primed the existing roof surface before applying the membrane.

Explains Steve Webb from CRC: “Being able to apply the new waterproofing membrane over the existing substrate saves time on site and means that very little if anything has to go to landfill.

However, it’s important that the existing substrate is as clean and even as possible to ensure a secure bond and good finish so we carry out thorough preparation works first.”

Effective waterproofing The suitability to Kemperol 2K-PUR for installation on top of the existing substrate minimises the refurbishment programme, as does the installation process. The system is installed in a single process with no waiting time for the resin to cure prior to installation of the reinforcement fleece or a second application of resin.

With the roof primed and ready, CRC mixed the two components of the Kemperol 2K-PUR liquid resin on site and then systematically applied it to the substrate, completing individual sections of the roof at a time.

As part of the wet-on-wet application process the installation team spread the resin out evenly in specific quantities over the substrate before immediately laying the durable, flexible fleece

reinforcement directly onto the wet resin. The fleece was cut to shape on site and each piece was laid with a minimum 50mm overlap with the surrounding pieces of fleece to ensure total coverage and effective waterproofing integrity.

Sustainability in Development easily on site also ensured that CRC was able to fit the many complex shapes and angles in the roof accurately, including the multitude of service units located on this section of the roof.

Completed as part of a wider upgrade to Guildhall’s west wing, which also included cleaning of the external stonework, the roof refurbishment has an anticipated service life of at least 30 years and has been designed to withstand footfall for maintenance work to the

Stuart Hicks adds: “Kemperol 2K-PUR not only provided an eco-friendly solution with environmental and practical benefits for the client, it will also protect the fabric of the building. Effectively extending the viability of existing buildings while minimising waste and raw material consumption should lie at the heart of any sustainable development.”

All this was carried out in a single process, removing any folds, creases or bubbles. Once fully cured, the fleece-reinforced liquid resin becomes a single, seamless, elastomeric waterproof membrane which forms a strong, durable and flexible bond with the roof and can not delaminate.

Explains Stuart Hicks from Kemper System: “The waterproof membrane needs to be durable in order to have a long-service life but flexibility is also key to its performance. The membrane is tough enough for maintenance personnel to walk on it and flexible enough to cope if the building is subject to movement.

All Kemperol 2K-PUR installation teams are trained in the correct installation of the system to ensure that the required fleece overlap and thorough saturation deliver the system’s full performance benefits.”

Detailed success One of the most striking features of the west wing roof at Guildhall is the geometric arms that stretch out to the side of the building with long, rectangular fingers radiating outwards on either side.

The properties of the liquid membrane means that it can effectively coat all of the substrate surfaces, including the vertical details of the roof’s ‘fingers’ while, as a liquid, it is easy to apply to tight corners and bends. Cutting the fleece to size and shape quickly and

oltage optimisation is a highly effective energy saving technique that is being used very successfully across many sites. The technology is commonly recognised as a proven and reliable way to reduce energy consumption and carbon emissions – it has a significant impact on energy used because it brings the voltage supplied by the National Grid, which is around 242V, in line with what is actually required.

The technology presents an opportunity for savings without compromising the supply to a building’s electrical equipment.

It also balances phase voltages and filters harmonics and transients from the electricity supply, leading to reduced maintenance costs as less demand is placed on electrical equipment.

As interest in and acceptance of the technology has increased in the last few years, so too has the market. But not all voltage optimisation systems are created equal, and before committing, there are important factors to consider about the products offered, and about the vendors backing these products.

To determine whether a voltage optimisation solution is right for your site, the following points need to be considered.

When it comes to voltage optimisation systems there is no one-size-fits-all solution – each building is different, with its own unique infrastructure and specific load requirements. As such, installing the right type of system is essential.

In order to provide the optimum savings it is important that the supplier gains

a core understanding of your business operation. To ensure that a tailored, bespoke solution can be identified for each site, a site feasibility evaluation needs to be conducted.

Voice of the Industry By analysing the on-site voltage profile it enables the correct voltage optimisation system and the correct optimisation settings to be identified, whilst ensuring that all equipment on site will continue to work following the installation of the system. A number of spot readings should be taken at this stage to determine the voltage drop on the supply, where the lowest voltage occurs, and if there are any voltage issues on the supply.

Non-eligible load breakdown The non-eligibly load breakdown identifies the loads within a site that will benefit from voltage optimisation, and loads that won’t. The non-eligible loads should be highlighted in the proposal and taken into consideration, along with the voltage optimisation setting, when calculating a kWh saving percentage, which is used to calculate the payback period and return on investment. A reputable provider will offer the evaluation, site survey and proposal at no cost.

Voltage optimisation is an engineering solution, therefore an engineering solution should be adopted to maximise energy savings.Yet there are still various types of equipment that misleadingly touts itself as ‘voltage optimisation’ technology, so beware.

Most buildings require genuine, dynamic voltage optimisation solution supplied by an experienced and reputable company to maximise energy savings and carbon reductions. Installing the right type of system is essential to ensure that electrical equipment never receives more or less than the required minimum voltage for correct operation – important during power dips and surges.

By opting for a true voltage optimisation solution, equipment will operate as efficiently as possible at all times, the lifetime of equipment will be maximised, and maintenance costs will be significantly reduced.

In order to learn about your business and site requirements, and to ensure that the best solution to meet those requirements is identified, you should be appointed a dedicated project engineer.

The dedicated project engineer should provide a draft project installation plan (PIP), and work with you to amend and adapt it as needed before responsibilities and timescales are agreed to. The project engineer should also take responsibility for all communications and should be

The floodlit rooftop duplex blazons both Stannah’s capability and Edinburgh Waverley’s emergence as a 21st-century rail hub

Once again, Stannah is doing the locomotion with a major Network Rail revamp – moving millions of people around Edinburgh Waverley, a 24-7 main line railway station sited in Scotland’s capital centre.

A

s part of a £130m investment to support a burgeoning tide of passengers, Stannah’s Major Projects team has fasttracked an extensive lift replacement and refurbishment program culminating in an illuminated bespoke passenger duplex on the station roofline.

Works included: relocating an existing mailroom on platform 10 on a 33hour Disruptive Possession; removing a 33-person hydraulic lift on platform 8/9 and replacing it with a 33-person, Network Rail specification, two-floor semi-scenic hydraulic lift; installing an 8-person MRL lift as a temporary solution while the lift on platform 8/9 was being installed; and extending the existing twofloor, 16-person New Street Car Park hydraulic lift to serve three floors to include the new bridge level and the new entrance on Market Street. Several further lift replacements are also in the pipeline.

team responded to a revised schedule that compressed a 10-week project into 30 working days and installed a bespoke hydraulic passenger lift duplex, operating at 0.63mps and located directly above the rail track. This is a show-stopping feature, particularly after dark when the Italian lighting system (also installed by Stannah) throws it into dramatic and futuristic relief against Edinburgh’s ancestral backdrop.

Open preservation Illuminated coloured glass fins circle the levels above the courtyard, creating a striking visual effect

London’s West End stands as one of the most prestigious, lively and heritage-rich city districts anywhere in the world.

Alongside theatres, cinemas, shopping and cultural landmarks, it’s also a key office location in the UK property market. The district’s latest arrival, 6 Agar Street, sets the standard for original, contemporary, sustainable office developments.

organ Sindall was the principal contractor on the £65m project for Legal and General Property (LGP) which has seen the former Strand Island building transformed. The development’s unique design by Darling Associates involved the creation of an entirely new internal structure, while carefully preserving the listed facades on Chandos Place and Bedford Street which date to the early 20th Century.

The overarching vision for the project was to create a high-quality sustainable office building within the structure of the current building.The new development now comprises 57,000ft2 of outstanding, modern Grade A office space in one of the UK’s most prestigious locations.

The scheme broadly involved reducing the size of the internal lightwell, converting it into an atrium, and extending the office accommodation.The project team

reconfigured the building’s main core, upgraded the Agar Street elevation/ entrance, and added a new fifth floor.The building’s existing M&E services were also completely replaced.

It was clear from the start of planning discussions that the existing envelope would remain substantially intact and that any extension on its roof would need to be sympathetically designed so as to be unobtrusive rather than overt. By examining the photographic record held by Westminster, the design team was able to find historic context for the roof design associated with the original building, which was utilised as the precedent for the fifth floor extension.

The building also makes provision for tenants’ increasing desire to behave in an ecologically responsible manner, and includes a ground floor parking area for circa 60 cycles, accessed from a separate entrance on Agar Street, with state-of-the art changing rooms and shower facilities. It capitalises on the appetite demonstrated by occupiers at LGP’s award-winning Central London development of Central Saint Giles, which offered 400 parking spaces for bicycles.

The project is set to achieve a Building Research Establishment Environmental Assessment Method (BREEAM) ‘Excellent’ rating and EPC B rating, an incredibly bold challenge for an inner-city refurbishment project but consistent with its ambitions to keep raising the bar in terms of sustainable property development.

The key sustainable features of the project include the retention of the main structure and facades, a selection of energy efficient plant including air source heat pumps and low water use fittings. Materials used on the project were sustainably sourced with all timber used was sourced from FSC (Forest Stewardship Council) approved sources.The building’s insulation and glazing was also replaced and updated.

Sustainability was a key factor in the development and key targets were set to ensure that demolition waste was recycled.

The Morgan Sindall team reached a 100% recycle rate, with no waste from the site going to landfill, a significant achievement on a project of this scope.

The new legislation imposes a legal obligation on those placing timber or timber products on the European market for the first time (known as operators) to conduct due diligence on these products to minimise the risk of dealing with illegal sources.

Trading compliance

T

he EU Timber Regulation (EUTR), which comes into force in the UK on 3rd March, will ban illegal timber in the EU. Failure to comply could see buyers and sellers facing hefty fines or even criminal charges.

This new regulation requires companies handling wood or wood products to assess the risk – prior to purchase – of products coming from illegal sources, even if a product is certified.

According to the EUTR, companies must keep a record of supplier, product species, origin and amount purchased, as well as a risk assessment. Even timber products purchased before the deadline will be subject to the new legislation if those products are delivered after 3rd March.

The new legislation, while detailed and stringent, will contribute to the ongoing protection of the world’s forests amid growing demand for wood products. In contrast to the forest devastation of the 20th century, we now see government and industry working together to reverse and repair the damage, to protect vital ecosystems and to ensure the harvesting of timber from strictly managed sources only.

chain should have been preparing for the EUTR for the past few years, making any necessary adaptations to management systems, especially purchasing. Given the lead times for some products, all companies should be conducting risk assessments now.

The EUTR is legally binding on all 27 EU member states. In the UK, the new legislation will be managed by DEFRA and

Companies not placing products on the EU Market for the first time (known as traders) must have systems in place to trace timber purchases. Such systems will allow enforcement agencies to establish the source of entry into the EU of any illegal timber found throughout the supply chain. Traders must keep records of their suppliers and buyers for five years. Penalties for traders will be based on non-compliance and have yet to be determined.

Proof of due diligence is compulsory on all timber products, pulp and paper, and wooden furniture and prefabricated buildings imported into the EU. Recycled timber is excluded, but supporting documentation should be in place.

Only FLEGT and CITES licensed timber will be recognised as legal timber under EUTR – everything else will be subject to due diligence. Certified products, such as FSC and PEFC, are regarded as lower risk.

However, the recent increase in fraudulent claims under certification schemes means due diligence for such products should focus on claim verification.This also applies for newer ‘verified legal’ products, such as TLTV and OLB. Having a level threshold is also a necessity for ease of movement in and out of the property.

Easy access to any outside space must be a priority. Outside spaces again needs to be level access and free from obstructions.

Consideration should also be given to use extra wide, sliding internal doors to free up any space in frequently visited areas like bathrooms and kitchens.

In case of an emergency/fire, the signage for exiting the building must be clearly marked with designated evacuation point as agreed with Fire Service.

Any transfer areas – for example moving from the office workstation to the bathroom, toilet to the kitchen – need to be large enough to accommodate special equipment for example standing frames and wheelchairs.

Chris Hodson, Architect and Consultant to international copper specialist Aurubis Architectural unveils how a hotel complex in Norway has been transformed with a dramatic new take on the modern atrium – clad inside and out with Nordic Royal golden copper alloy.

T

he recently-opened Clarion Hotel in Trondheim is one of Scandinavia’s largest convention hotels. Its architects, Space Group, adopted a strategy of orientating distinct, slab-like private room wings to capture the perfect views for visitors over sea, landscape and city. This torsional act twists open the central atrium to generate a thoroughly three-dimensional space with a complex, faceted roof form – a deconstructed golden star – cascading down.

At the heart of this, the vertical central space is conceived as a transformation of the hotel atrium typology from the one-dimensional into a dynamic, three-dimensional space. Here, the mood and scale shift between intimate

This material includes internal processing scrap (around 50-60% of the recycled material). Embodied energy and global warming potential figures are therefore less than half those for copper generally – already significantly lower than stainless steel and aluminium.

Retained golden colour

alloy we found a material which enabled us to design with a vibrant surface which reflects the inherent function of the ‘Star’ and gives it a rich, golden through-colour. The copper alloy does not develop a blue or green patina over time, even in this harsh climate, but keeps its golden colour over time. “Furthermore the material can be worked to a crisp edge reveal and the gutter details are clean. The choice of golden copper alloy definitely paid off in the final building. Besides realising our conceptual intentions, of course the material also had to meet the technical challenges of the demanding climate of the west coast of Norway.”

Copper can provide a complete external skin, wrapping around complex building forms with material continuity.

Alternatively, it can give distinctive character to individual facade or roofing elements, particularly when used in conjunction with other high quality materials.

In addition, there is growing interest in the use of copper for interior design, as demonstrated by the Nordic Royal

clad interior spaces of the Trondheim Clarion Hotel.

Nordic Royal is an alloy of copper with aluminium and zinc, giving it a rich golden through-colour and making it very stable. It has a thin protective oxide layer containing all three alloy elements when produced. As a result, the surface retains its golden colour and simply loses some of its sheen as the oxide layer thickens with exposure to the atmosphere to give a matt finish.

It behaves differently to other Aurubis copper products over time and does not darken or develop a blue or green patina. Other copper alloys – Nordic Brass and Bronze – will darken over time and are also popular for architectural applications.

Apart from alloys, the natural colour changes – with development of copper’s oxidised browns, then distinctive blue/ green patinas – continue to fascinate architects. They have also informed the

similar to those taking place over time in the environment and utilise copper mineral compounds, not alien chemical treatments. Essentially, they bring forward the environmental changes without taking away the integrity of copper as a

In this way the licence would clearly identify the type of work or projects that may be undertaken and would allow for periodic review. An annual license fee would replace annual subscriptions and the administration could be undertaken by existing institutions and representative organisations.

Simple procurement

Rather than addressing the same old arguments about why things aren’t working properly in the construction industry, perhaps some alternative questions should be raised, claims The Association for Project Safety.

T

he majority of projects are undertaken for clients who do not understand and are not interested in construction.

Quite rightly, they wish to concentrate on their own business. As a customer, the expectations should be that the product will meet – if not exceed – the need, on time, cost and quality. As the supplier, surely the industry has to focus on meeting that expectation. The industry therefore needs to become responsible for its own leadership and delivery of its product, which the good business practices advocated in Rethinking Construction were intended to achieve.

Although a number of years ago, Accelerating Change identified the importance of attracting and retaining an ‘all qualified’ workforce at all levels.

Registration schemes such as Gas Safe (CORGI); OSHCR and others such as

the demolition contractors licensing scheme point the way forward. Whilst the government appears to recognise the benefits of such registration schemes, they are fundamentally flawed in that there is nothing to require the customer or the supplier to be party to such schemes.

At the moment such schemes do not provide either the necessary level playing field for competition or the sound basis on which the registrants can invest in implementing good business practices as advocated in the many initiatives.

Why not require all those who practise, work and offer a service within the construction industry to be licensed but critically that in return, any construction work is undertaken only by those appropriately licensed/registered practitioners?

Critically for clients, by using licensed/ registered practitioners, advice would be more robust, competition would be maintained and costs even reduced because the industry would have a sound basis on which to invest and implement good business practice. Procurement would be simplified as clients would be required only to select and appoint licensed practitioners making much of the ‘pre-qualification process’ redundant.

On the other hand, the industry needs to get rid of clipboard, checklist attitudes and the overzealous concern about risk management paperwork. So, the focus should be on capability – which means fundamental competence, including relevant experience, plus resources plus commitment – so that projects completed well, safely and healthily, are more important than sterile lists of courses attended, CPD records and some socalled health and safety qualifications. This should inevitably lead us, once again, to the use of approved registers which might just result in the industry starting to cut out the cowboys.

what was said a couple of seconds ago becoming genuinely disruptive. In schools, this can make it extremely difficult for children to follow what their teacher is saying. For this reason, BB93 demands a reverberation time of 0.8 seconds or less, with 0.4 seconds being seen as ideal. Reverberation time is described as the time taken for the sound pressure to fall by 60 decibels after the original sound has ceased abruptly. So, in the case of BB93, 0.8 seconds or less after a sound has been made, that sound should have decreased by 60dB. 60dB is a significant drop, the difference between a construction site with pneumatics drills and a busy department store.

It is in situations like this, when form and function appear determined to have nothing to do with one another, that architects and the designers of construction materials are driven towards increasingly innovative and paradigm-shifting solutions.

New agenda

The preservation of old buildings is challenging enough but additional issues arise when it comes to refurbishments and renovations, particularly if there is a material change of use. Suddenly, a building that was created for one purpose is given another, sometimes radically different, purpose, as acoustic specialist CMS Danskin explains.

Modern building regulations demand performance standards that didn’t even exist at the time that buildings currently being renovated were originally created

the Picton Reading Room sounds like a Keith Moon drum solo. Why Cornelius Sherlock, the reading room’s architect, decided to incorporate a dome into his design for a space that was intended for quiet study is a little bewildering, even if his work does predate Sullivan’s remarks by a couple of decades.

Plaster innovation Thousands of hours of work have gone into restoring the ceiling of the Picton Reading Room, with plaster, paint and gold leaf being matched as closely as possible to the original 1875 design.

Given the need to be true to the form of the original, certain anti-reverberation solutions were unworkable. Reflectors, diffusers and baffles couldn’t be suspended from the ceiling, as all those thousands of hours of work would be hidden from view and the 19th Century aesthetics undermined. Wall-mounted sound absorption panels were not a viable option, as there was very little wall to speak of, with three levels of solid wood bookshelves encircling the room, almost up to the beginning of the dome.

Recent innovations in the area of acoustic plaster held the solution. Sound absorbent plaster has been around for some years, offering a smooth appearance which conceals a porous, granular structure similar to that found in sound absorption panels. However, until recently, the amount of sound absorption offered has always been limited to Class ‘B’ and Class ‘C’. Now, Class ‘A’ acoustic plaster has been made available, such as the Fellert ‘Even Better’ spray-applied acoustic plaster from CMS Danskin Acoustics.

Due to the limited surface area in the Picton Reading Room, CMS Danskin’s technical team hit upon the idea of applying the acoustic plaster into the soffits beneath the balconies of the upper shelving areas. The results were a resounding (or un-resounding) success.

A relatively small amount of an innovative product, cleverly applied brought a 138year old listed building’s acoustics in line with contemporary standards and not a hint of compromise in sight.

Reflector panels and diffusers redirect sound waves or disburse them more evenly through the listening environment, reducing nuisance noise. These solutions tend to be employed in lecture halls or auditoria, where a certain amount of volume is desirable, but the quality of the sound is crucial.

The most commonly employed antireverberation product is the sound absorption panel. These fabric covered panels are mounted on the walls of a room or suspended from the ceiling.

When the sound wave enters the open cell structure or fibrous composition of the panel, it bounces around like a pinball.

The friction resulting from each instance of impact is converted into low-level heat which is absorbed into the material.

When the sound wave re-emerges, its energy, and consequently its ‘loudness’, is significantly diminished. This tends to be the solution of choice for classrooms and is generally considered to be the quickest and most cost-effective route to BB93 compliance.

Some acoustic challenges are more demanding than others. The renovation of the Picton Reading Room, part of the £50m redevelopment of Liverpool Central Library, being a case in point.

Not only is the reading room contained within a Grade II listed building, it also boasts an elaborate coffered saucer dome. Domes are something of an acoustician’s nightmare, as they focus rather than distribute sound, exacerbating reverberation problems.

Evaluating Low Carbon Communities (EVALOC) is a three and a half year project led the Low Carbon Building Group of the Oxford Institute for Sustainable Development at Oxford Brookes University, with the Environmental Change Institute of University of Oxford.

The research team is investigating six low carbon communities in terms of the impact, effectiveness and success of their changes in energy use on energy behaviours. BSRIA has supplied and installed Wi5 systems in 30 homes spread through the six communities.

These will provide ongoing data on such subjects as temperature, humidity and CO2 levels and in addition BSRIA is setting up sophisticated systems to monitor low carbon technologies in use in the communities concerned. The reliability and accuracy of the equipment supplied by BSRIA is a vital part of the project.

timoleon provide under-deck heating for the barge ‘Actief’ The Actief is a 98ft, 78 ton Dutch Klipper Barge built in 1907. After a brief spell of glory as a participant in the Queen’s Jubilee Pageant, she is entering a new phase of life as work nears completion to transform her into a magnificent floating family home.

With shipboard space at a premium, an ‘under-floor’ system that used no wall space was essential. With other restrictions to take into consideration, it was decided to use the Lowboard System developed and manufactured by Timoleon. LowBoard uses panels of high density wood that have a depth of only 13mm and can be laid on any reasonably flat surface. Once the panels are laid it is a simple matter to ‘walk’ the flexible 12mm polyethylene pipe from the roll into the pre-formed pattern on the panels. The system provides a flow temperature of 55 degrees and a return temperature of 45 degrees, with the heat source provided by diesel fired boiler.

RMJM Architects specified Ugitop for high corrosion resistance, low coefficient of expansion and flatness

by RMJM Architects to clad four towers at the Medical Research Council’s Laboratory of Molecular Biology.

The £200m project forms part of the newly-expanded Cambridge Biomedical Campus at Addenbrooke’s Hospital Cambridge. 27,000m2 of stainless steel cladding covers the towers which house all heavy plant servicing the building. They are linked to the main laboratory building rather than attached to it in order to remove weight and sources of vibration.

Stable walls in motion Parapet cavity walls behave differently because both faces are exposed. Movement at parapet DPC level in the outer and inner skins is common and variances in temperature and rain saturation initiate parapet movement, that further deteriorates the already questionable structural continuity. Cavity Trays offer its solution.

Movement occurs along the DPC bedding courses because they offer the least line of resistance and act as slip-planes.

Where masonry expansion is not fully compensated by contraction, progressive movement over the years will result in ratcheting. The masonry above and below the DPC progressively moves out of alignment with cracking accompanied with tell-tale face-ledging.

Curved parapets can accentuate the problem especially if the curve is between two resilient structural points.

Thrust direction can then move at 90º to the arc and a radius eyebrow ledge can result. Such movement is commonly accompanied with coping dislodgement where coping pinching occurs.

The BS recognition to now step the parapet DPC outwardly only is a functionally compliant solution against wet ingress, but still leaves both skins structurally isolated at high level.

Iconic Stockport brewery transformed For the landmark £6m conversion and new built extension of one of Stockport’s most iconic buildings,The Royal Oak Brewery, developer Equity Housing wanted to create a striking contemporary exterior. Carea’s cladding system met the precise requirements.This included grey rainscreen cladding, white render,Terracotta tiling and Carea’s Acantha cladding. The cellar of an end of terrace Georgian property in Bristol was below the street level at the front of the property, but lateral movement of a high retaining wall, which formed the side of the cellar, had caused the loss of buttress support resulting in cracking and deformation of the brickwork vaults. Repair specialist, Helifix, devised an economical scheme using bonded HeliBars to reinforce the vault and secure the separated crowns while vertical grouted CemTies reconnected the separated rings, restoring full structural integrity and avoiding any expensive reconstruction. *

High performance Stopgap 800 Wearcoat smoothing underlayment from F. Ball has been used in the recent renovation of a Channel 5 news studio in London.The 280m2 basement area required a high quality, hardwearing finish, suitable for accommodating heavy camera equipment and daily foot traffic expected in a busy news production environment. Contractors at AA Floor Services applied two coats of F. Ball’s Stopgap P131 general-purpose neoprene primer to the subfloor to promote the adhesion of Stopgap 800 Wearcoat smoothing underlayment, which was applied at thicknesses of between 5mm and 12mm.The selflevelling product was then finished with spiked roller to create an optimum finish. *

To help find a solution, Drivers Jonas Deloitte consulted with a leading

secondary glazing specialist, Selectaglaze and the company’s local partner, Fenestral.

With a wealth of experience within listed and historic buildings Selectaglaze and Fenestral were uniquely placed to understand the very special nature of Tate Liverpool’s requirements.

Following trials, the preferred solution was a pair of white powder painted hinged casements arched to follow the window line. With flush hinges, white gaskets and concealed locking the frames provide minimalist lines. Tate Liverpool requested special protection against damaging UV light, which was achieved with 6.8mm clear laminated glass together with an additional specialist UV film.

Multipoint locking and high compression seals ensure tight seals and so help maintain temperature and humidity within the gallery. The hinged panels allow easy access for cleaning and maintenance. After a full assessment

by Tate Liverpool staff who supervised the process, the work was undertaken outside gallery opening hours and caused no disruption to the art work on display.

Sudscape drives forward eco Toyota project The eco credentials of Toyota’s vehicle manufacturing plant in Burnaston, Derbyshire have been boosted following the installation of a revolutionary landscaping product made from recycled car tyres, Sudscape.

The Sudscape system has been installed on an area of the plant’s VIP entrance to the Assembly Building by principal contractor, Whitehouse Construction. The area hosts visitors and is used to demonstrate the technologies

This is the second installation of the Sudscape system at the Toyota factory.

An initial installation involved the factory’s ‘showcase’ area, and this latest project will see an extension to this, ensuring an aesthetically pleasing continuity.

Sudscape comprises a sub-layer of recycled car tyres topped with a resin bound aggregate which is available in several colour options. It can be used indoors or outdoors, where its SUDScompliant properties mean that it totally eliminates the risk of standing water. The rubber sub base is able to hold water in its voids before it can be naturally absorbed back into the water table.

Unlike other landscaping products, it does not need to be laid on a tarmac or concrete base, making the installation process efficient and straightforward.

The project was completed in just one week meeting an important deadline – an event celebrating 20 years of manufacturing in the UK which was attended by senior worldwide executives and local dignitaries.

Total solution to new regulatory compliance

The new Building Regulations Approved Document M is now published, putting new constraints on specifiers for non-domestic buildings. Here, Total Hygiene simplifies some of the issues.

owadays, it is preferred to have a wheelchair accessible unisex toilet in addition to any other wheelchair-accessible accommodation in separate sex toilets or washrooms. Furthermore, it is now ‘desirable’ to include an enlarged unisex toilet incorporating an adult-sized changing table – similar to, and including, a Changing Places toilet.

The new Document also stresses that suitable sanitary accommodation should be consistently located and available on each floor of multi-storey buildings, to facilitate their use by people with learning difficulties.

Portakabin achieves zero waste target Portakabin, a leading modular building specialist, has achieved its objective of zero waste to landfill at its manufacturing centre in York a year ahead of its December 2013 target.This significant milestone follows further improvements to the waste management processes across the York site, which have included waste streaming and segregation for recycling. Any non-recyclable waste is now incinerated for power generation. Portakabin has also made significant progress over the past year in other areas including a reduction in carbon output of 7.5% as part of the Government’s Carbon Reduction Commitment.

Greener future for Mereway Kitchens Mereway Kitchens is ‘fired up’ for winter with its new boiler, which provides heating to its 130,000ft2 manufacturing facility.The decision was made to update its existing biomass burners, so they teamed up with Birmingham City Council and Dutch company Kara Energy Systems to install and commission a state-of-the-art 990kW wood burning plant. Caledonian Modular wins landmark project
