ith the Green Deal now officially underway following its launch on 28th January, retrofitting energy efficient solutions is receiving considerable exposure. Solid wall insulation and boilers are among the leading solutions on offer for widespread building improvements, including retrofitting in social housing. Despite the system’s announcement soon after the coalition took office, the ambitious plan to cut carbon emissions and reduce energy bills has received insufficient backing to date, in part due to the homeowner’s perceived risk of associated costs and lack of information available from providers. Challenges in retrofitting, however, aren’t always down to the building occupant. In many cases, it is the building that poses the major obstacle. Improvements can be restricted by heritage regulations or, more frustratingly, the renovations cannot be accommodated in the building’s original form. In this month’s issue, FC&A profiles two projects that have worked against listed and complex structures to not only meet a concise brief, but provide a long-lasting efficient solution. The first details the refurbishment of Picton Reading Room, as part of a £50m redevelopment of Liverpool Central Library. CMS Danskin was asked to make significant improvements to the acoustic performance but was severely hindered by the elaborate saucer dome. Thankfully, advances in its acoustic plaster spray meant it could access the limited surface area. Readers can find out more on page 34. Meanwhile, the revival of a prestigious office development was met with challenges due to the heritage external facades. With limited alterations allowed to the building’s envelope, Morgan Sindall’s experienced team transformed the heart of the building to create a contemporary open space at its centre. For a thorough overview of the building solutions assisting renovations and improving efficiency, turn to our product showcase from page 46 or better still, make Ecobuild a firm fixture in the event calendar. Taking place from 5-7th March, Ecobuild is the world’s largest event for sustainable design and construction. Inside this issue we pay tribute to a whole host of companies set to exhibit new launches and product innovation. I hope you enjoy this issue and look forward to seeing many of you at the upcoming Ecobuild event. Please feel free to drop by and say hello to the team on stand N10.

Holistic hospitality

The hotel’s main design feature is a dramatic and undulating timber canopy that oversails the atrium area

A striking new eco-friendly hotel, ‘The Orchard’, has opened for business on The University of Nottingham’s award-winning main campus. The £20m hotel, funded entirely by the university, has been completed by BAM Construction to an original design by RHWL Architects carried out through a design and build contract.

C

omplementing the Universityowned De Vere Venues East Midlands Conference Centre next door, it provides top class accommodation on University Park with extensive facilities including 202 bedrooms, meeting rooms, a roof terrace, brasserie and gym, with interiors designed by Graven Images. RHWL Architects’ design – chosen by the university from a shortlist of six following an OJEU competition – is both striking and sensitive to its surroundings, nestling into the slope in which it sits and allowing the landscape to flow over, around and into the building. Corrie Jones, Associate at RHWL Architects, explains: “The concept for the hotel was inspired by the university’s

06

beautiful parkland setting. Our main aim was to provide a sensitive response, situating the hotel within the surrounding sloping grassland and minimising its impact both physically and environmentally, while still creating a striking building with a strong and defined entrance appropriate to a high profile leisure destination. “The two bedroom wings are pulled apart from each other to reveal a tall, light and vibrant central atrium reception and lobby area. This area provides a link from the adjacent conference centre to the landscaped millennium gardens beyond and allows the natural setting to flow into the space. “The palette of materials throughout the building, including regional stone and extensive timber both externally

the coming months which recognises the university and its team’s commitment to sustainability while delivering a viable and attractive commercial building. Ged Flanagan, Construction Director at BAM Construction, adds: “BAM Construction with its professional team is proud to have worked with the University and De Vere to build The Orchard. We share The University of Nottingham’s commitment to buildings of the highest standards and are delighted that we delivered this new hotel to match this aspiration.”

Solar control

Shading measures have been designed to create an animated atrium space that is enhanced by changing shadows

The design team provided a holistic response to sustainable design, combining both passive and intelligent design measures with renewable energy and active technologies. RHWL orientated the building with the main bedroom facades facing north and south, making it easier to control potential heat glare and solar gain using horizontal brise soleils.

Well-proportioned glazing encourages natural daylight penetration throughout the building, minimising the use of artificial lighting and therefore reducing energy demand and consumption. The team committed to exceeding the current standards for thermal transmittance and specified a high performance building envelope, which included external walls not exceeding a U value of 0.15 W/ m²K and roofs not exceeding 0.1 W/ m²K. In combination with this, a low air permeability target of 3m/hr/m² was also set. In the central atrium space, where large amounts of glazing were necessary to the design but posed the risk of excessive solar gain, low emissivity glass (G-value of 0.27) has been used in combination with extensive solar shading, the performance of which has been optimised by the use of careful design and thermal modelling tools. The hotel has approximately 1600m2 of biodiverse green roofs spread across both bedroom blocks and over the lower links between them and the main atrium space.

t

The hotel’s main design feature is a dramatic and undulating timber canopy that oversails the atrium area and reflects the setting’s sloping contours and surrounding mature canopies. The canopy – a glulam timber structure constructed from European larch – has been designed closely with the specialist subcontractor to ensure efficient off site prefabrication with minimum wastage. Three large glulam beams flow in a wave from back to front across the main central area, connected to each other by horizontal purlins and then again by angled fins to create a woven-like structure. These fins, in combination with horizontal brise soleils, mitigate heat gain through the 155m2 structural glass roof, while horizontal brise soleils also wrap around the atrium curtain walling. These shading measures have been designed to create an animated atrium space that is enhanced by changing shadows that reflect the plays of dappled light of the surrounding mature tree canopies. From project inception through to completion, the architects worked closely with environmental services engineers, Elementa, to ensure that the 9300m2 hotel has been designed and built to high environmental standards, maximising on energy efficiency and reducing carbon emissions. The hotel is currently on target to achieve a BREEAM Excellent rating in

07

The building was carefully located on existing car park and derelict greenhouse land in order to preserve as much of the rich orchard area to the rear of the building as possible which, in combination with the inclusion of the green roofs, has resulted in an increase in the ecological value of the site and the creation of new habitats. The green roofs also significantly reduce the amount of water run-off from the building which is particularly important in this case due to the significant 10m drop in level across the site. RHWL Architects has endeavoured to ensure that all materials have been sourced responsibly and, where possible, locally. For example, the environmental impact of stone cladding needed to visually anchor the building into its surroundings has been minimised by the use of Birchover stone from nearby Derbyshire.

Renewable systems In combination with these passive design measures, photovoltaic panels, ground source heat pumps and CHP technology have been incorporated in the hotel’s design. Air Handling Units have been used where necessary but are highly efficient and incorporate a waste heat recovery system to all rejected air from the plant. The electricity generated can be used with in the hotel or put back into the University’s high voltage ring main for use in other buildings on campus and the recorded output of the photovoltaic panels is visible to all hotel guests within the main library space, to enable all building users to appreciate the sustainable measures that have been incorporated within the hotel. Pro-Vice Chancellor for Environment

08

and Infrastructure, Professor Karen Cox says: “The Orchard is the latest in a series of award-winning buildings developed on The University of Nottingham’s campuses which have underlined our commitment to sustainable architecture and construction. Tony Dangerfield, CEO of De Vere Venues added: “The Orchard Hotel is fantastic new addition to our portfolio representing a significant investment by the University in the City of Nottingham. At De Vere Venues we are committed to redefining the guest experience, doing things differently and giving our

customers what they actually want and this new beautiful hotel will make the East Midlands Conference Centre a complete, one stop venue to fulfil and exceed all our guests’ expectations.”

Sustainability in Development

Longevity for landmark While sustainability has become a ubiquitous concept for new build developments, the challenge for those who maintain and protect older buildings is to marry those sustainability objectives with the need to conserve the traditional fabric and appearance of heritage buildings. Kemper Systems unveils its latest contribution towards longevity. and upgrade programme by the City of London Corporation, who sought a solution for the roof upgrade scheme that would take into account a number of practical factors, while addressing the need to adopt an environmental-friendly approach in line with its policies.

Complex considerations The area of the Guildhall roof in question sits above committee rooms and Members’ accommodation and this section of the building had to remain operational throughout the roofing project. The roof itself is complex, with significant amounts of detailing and numerous service units, demanding a solution that could be fitted accurately to the exact contours of the structure without the risk of leaks. Finally, the specified system had to deliver best

Kemper System’s 2K-PUR addressed both the need for longevity and the requirement for an ecofriendly solution derived from sustainable sources

value, which meant using a waterproof membrane that could be laid quickly, with proven longevity and a reliable warranty. Stuart Hicks from Kemper System explains: “Achieving a sustainable outcome on a roof refurbishment is not just about utilising an eco-friendly product, it is also about providing a solution that will last. In this way, the amount of building materials required over time is reduced because there will be no need for repairs or replacement of the system for the foreseeable future.”

t

T

he use of contemporary, environmentally-friendly building products is not always a suitable option for heritage buildings but sometimes new building technologies can be used to extend the service life of an existing building, while minimising waste and enhancing the environmental profile of the structure. One such project was the roof refurbishment of the west wing of London’s Guildhall; a landmark building with some sections dating back 800 years. This familiar landmark continues to be an important civic building and is home to the City Of London Corporation, providing a base for council services and a venue for state banquets and corporate events. Refurbishment of Guildhall’s West Wing was part of a routine maintenance

11

Sustainability in Development In fact, Kemper System’s 2K-PUR, the system specified by the City Corporation, addressed both the need for longevity and the requirement for an eco-friendly solution derived from sustainable sources. A solvent-free, coldapplied liquid membrane, the system is based on a resin formulated using castor oil, of which 80% is sourced from sustainable crops. The system also utilises a flexible, non-woven, reinforcement fleece, which is manufactured using recycled plastic bottles for 25% of its raw materials. The specification provided the City of London Corporation with practical benefits as well as excellent environmental credentials. Explains Michael Coleman from the City of London Corporation: “Choosing a solvent-free cold-liquid applied system meant that we could continue on a business-as-usual footing without having to worry about fumes or the hazardous equipment used for hot-applied systems. What’s more, with a 20-year warranty we can be confident that our investment in refurbishing the roof now will serve for many years to come.”

Minimising waste The 1200m2 section of roof was refurbished by specialist contractor CRC Group in a 10-week programme. Because the Kemperol 2K-PUR membrane bonds directly on top of the existing substrate (in this case Veral Aluminium, a foil-faced modified bitumen composite) there is little or no strip-out, reducing the amount of disruption to

the building’s occupiers and avoiding the need to send any of the existing substrate to landfill, which reduces the environmental impact of the refurbishment still further. CRC simply cleaned and primed the existing roof surface before applying the membrane. Explains Steve Webb from CRC: “Being able to apply the new waterproofing membrane over the existing substrate saves time on site and means that very little if anything has to go to landfill. However, it’s important that the existing substrate is as clean and even as possible to ensure a secure bond and good finish so we carry out thorough preparation works first.”

Effective waterproofing The suitability to Kemperol 2K-PUR for installation on top of the existing substrate minimises the refurbishment programme, as does the installation process. The system is installed in a single process with no waiting time for the resin to cure prior to installation of the reinforcement fleece or a second application of resin. With the roof primed and ready, CRC mixed the two components of the Kemperol 2K-PUR liquid resin on site and then systematically applied it to the substrate, completing individual sections of the roof at a time. As part of the wet-on-wet application process the installation team spread the resin out evenly in specific quantities over the substrate before immediately laying the durable, flexible fleece

The waterproof membrane needs to be durable in order to have a long-service life but flexibility is also key to its performance

reinforcement directly onto the wet resin. The fleece was cut to shape on site and each piece was laid with a minimum 50mm overlap with the surrounding pieces of fleece to ensure total coverage and effective waterproofing integrity. More resin was then immediately poured

Sustainability in Development easily on site also ensured that CRC was able to fit the many complex shapes and angles in the roof accurately, including the multitude of service units located on this section of the roof. Completed as part of a wider upgrade to Guildhall’s west wing, which also included cleaning of the external stonework, the roof refurbishment has an anticipated service life of at least 30 years and has been designed to withstand footfall for maintenance work to the

service units. Stuart Hicks adds: “Kemperol 2K-PUR not only provided an eco-friendly solution with environmental and practical benefits for the client, it will also protect the fabric of the building. Effectively extending the viability of existing buildings while minimising waste and raw material consumption should lie at the heart of any sustainable development.”

out and rollered firmly on top of the fleece to ensure complete saturation of the fleece with the resin and a tight bond to the substrate. All this was carried out in a single process, removing any folds, creases or bubbles. Once fully cured, the fleece-reinforced liquid resin becomes a single, seamless, elastomeric waterproof membrane which forms a strong, durable and flexible bond with the roof and can not delaminate. Explains Stuart Hicks from Kemper System: “The waterproof membrane needs to be durable in order to have a long-service life but flexibility is also key to its performance. The membrane is tough enough for maintenance personnel to walk on it and flexible enough to cope if the building is subject to movement. All Kemperol 2K-PUR installation teams are trained in the correct installation of the system to ensure that the required fleece overlap and thorough saturation deliver the system’s full performance benefits.”

www.kemper-system.com

Detailed success One of the most striking features of the west wing roof at Guildhall is the geometric arms that stretch out to the side of the building with long, rectangular fingers radiating outwards on either side. The properties of the liquid membrane means that it can effectively coat all of the substrate surfaces, including the vertical details of the roof’s ‘fingers’ while, as a liquid, it is easy to apply to tight corners and bends. Cutting the fleece to size and shape quickly and

Voice of the Industry Voltage optimisation presents an excellent opportunity for savings without compromising the supply to a building’s electrical equipment

V

oltage optimisation is a highly effective energy saving technique that is being used very successfully across many sites. The technology is commonly recognised as a proven and reliable way to reduce energy consumption and carbon emissions – it has a significant impact on energy used because it brings the voltage supplied by the National Grid, which is around 242V, in line with what is actually required. The technology presents an opportunity for savings without compromising the supply to a building’s electrical equipment. It also balances phase voltages and filters harmonics and transients from the electricity supply, leading to reduced maintenance costs as less demand is placed on electrical equipment.

14

As interest in and acceptance of the technology has increased in the last few years, so too has the market. But not all voltage optimisation systems are created equal, and before committing, there are important factors to consider about the products offered, and about the vendors backing these products. To determine whether a voltage optimisation solution is right for your site, the following points need to be considered. When it comes to voltage optimisation systems there is no one-size-fits-all solution – each building is different, with its own unique infrastructure and specific load requirements. As such, installing the right type of system is essential. In order to provide the optimum savings it is important that the supplier gains

a core understanding of your business operation. To ensure that a tailored, bespoke solution can be identified for each site, a site feasibility evaluation needs to be conducted. The initial stage of the evaluation process is to identify where the energy

t

Voltage optimisation is increasingly being used at various sites across the UK in an effort to save energy, reduce CO2 emissions and reduce costs. But when it comes to selecting the right solution for a site, it pays to ask some crucial questions. Pete Newell, Sales Manager at EMSc (UK) Ltd, outlines the importance of finding a reputable, projectfocused service provider that offers a genuine solution.

Voice of the Industry By analysing the on-site voltage profile it enables the correct voltage optimisation system and the correct optimisation settings to be identified, whilst ensuring that all equipment on site will continue to work following the installation of the system. A number of spot readings should be taken at this stage to determine the voltage drop on the supply, where the lowest voltage occurs, and if there are any voltage issues on the supply. Non-eligible load breakdown The non-eligibly load breakdown identifies the loads within a site that will benefit from voltage optimisation, and loads that won’t. The non-eligible loads should be highlighted in the proposal and taken into consideration, along with the voltage optimisation setting, when calculating a kWh saving percentage, which is used to calculate the payback period and return on investment. A reputable provider will offer the evaluation, site survey and proposal at no cost. Voltage optimisation is an engineering solution, therefore an engineering solution should be adopted to maximise energy savings.Yet there are still various types of equipment that misleadingly touts itself as ‘voltage optimisation’ technology, so beware. Most buildings require genuine, dynamic voltage optimisation solution supplied by an experienced and reputable company to maximise energy savings and carbon reductions. Installing the right type of system is essential to ensure that electrical equipment never receives more or less than the required minimum voltage for correct operation – important during power dips and surges. By opting for a true voltage optimisation solution, equipment will operate as efficiently as possible at all times, the lifetime of equipment will be maximised, and maintenance costs will be significantly reduced. In order to learn about your business and site requirements, and to ensure that the best solution to meet those requirements is identified, you should be appointed a dedicated project engineer. The dedicated project engineer should provide a draft project installation plan (PIP), and work with you to amend and adapt it as needed before responsibilities and timescales are agreed to. The project engineer should also take responsibility for all communications and should be

saving opportunities exist within the site and to ascertain the viability for voltage optimisation. The aim here should be to ascertain important site characteristics, establish load demands on the site and gain an understanding of site operations, along with addressing your requirements, expectations, questions or concerns as a client.

Precise evaluation To fully establish the correct solution for each site, a detailed site survey – undertaken by a qualified engineer – should follow the evaluation. A site survey is essential as it qualifies the information gathered during the evaluation stage, and it forms an integral part of identifying the correct voltage optimisation system for a site. A site survey should include: Installation evaluation This will look at space restrictions and circuit protection and the information gathered here will be assessed to provide the client with a detailed cost for installation and to establish the best placement location for the system. Determine the voltage profile on site

present during the installation. Finally, post installation, the project engineer should be available to ensure that everything went as planned and to issue the necessary documentation, such as O&M manuals, certificates, fitted drawings etc.

Reputable provider Since there are a multitude of companies in the market selling voltage optimisation products, it is highly recommend that each vendor’s credibility is checked. Speak to their customer references and ask about applications similar to your own. In terms of experience, look for a vendor with a team of qualified and skilled engineers and consultants. Their knowledge of the technology and experience in implementing voltage optimisation systems will ensure that your project is handled effectively and efficiently, and that the savings presented are accurate estimations of what can be achieved. In addition, by working with a reputable provider you will also have the assurance of the company’s proven track record for delivering results. Ultimately the right solution – delivered by a reputable company – offers enormous benefits. If you’re looking to invest in this technology, be sure to choose wisely.

The floodlit rooftop duplex blazons both Stannah’s capability and Edinburgh Waverley’s emergence as a 21st-century rail hub

Once again, Stannah is doing the locomotion with a major Network Rail revamp – moving millions of people around Edinburgh Waverley, a 24-7 main line railway station sited in Scotland’s capital centre.

A

s part of a £130m investment to support a burgeoning tide of passengers, Stannah’s Major Projects team has fasttracked an extensive lift replacement and refurbishment program culminating in an illuminated bespoke passenger duplex on the station roofline. Works included: relocating an existing mailroom on platform 10 on a 33hour Disruptive Possession; removing a 33-person hydraulic lift on platform 8/9 and replacing it with a 33-person, Network Rail specification, two-floor semi-scenic hydraulic lift; installing an 8-person MRL lift as a temporary solution while the lift on platform 8/9 was being installed; and extending the existing twofloor, 16-person New Street Car Park hydraulic lift to serve three floors to include the new bridge level and the new entrance on Market Street. Several further lift replacements are also in the pipeline. Importantly, the Stannah Major Projects

18

team responded to a revised schedule that compressed a 10-week project into 30 working days and installed a bespoke hydraulic passenger lift duplex, operating at 0.63mps and located directly above the rail track. This is a show-stopping feature, particularly after dark when the Italian lighting system (also installed by Stannah) throws it into dramatic and futuristic relief against Edinburgh’s ancestral backdrop. Stannah Project Manager for Edinburgh Waverley, Jerry Sutton, comments: “Whilst flexing operations around a hectic train timetable, we have successfully increased the people-moving capacity of this main line station by offering a comprehensive relocation, refurbishment, renewal, bridging and bespoke lift solution. Even when faced with a drastically reduced deadline we worked flat out, day and night, to deliver on time and budget. “Of course, the floodlit rooftop duplex blazons both Stannah’s capability and Edinburgh Waverley’s emergence as a

Stannah Lift Services Major Projects team works closely with contractors and developers to provide bespoke lift solutions, escalators and moving walkways to retro-fit and new-build developments right across the UK.

Triton supplies structural waterproofing and drainage systems for new build and existing basement projects

Triton Systems was established in 1977 and has seen sustained growth since then, particularly since 1998 after the introduction of the BBA certified range of Platon cavity drain membranes. The introduction of high performance concrete waterproofing systems in 2008 has led to even further growth, and has opened up new opportunities for specification in high value, new build commercial and domestic projects, as well as in high profile renovations. BIM (Building Information Modelling) pulls together multiple data streams to allow a building design team to generate a comprehensive virtual 3D model of a building. Its key benefits include being able to carry out greater and more accurate interrogation of all aspects of the project. The free to use National BIM Library already contains over 350 pre-configured generic objects covering all major building fabric systems. Triton is one of the very first manufacturers to make its proprietary objects available in the library and these will be available for download in all the main architectural software formats as well as in the Industry Foundation Classes (IFC) format. *

Office Building Focus

Open preservation Illuminated coloured glass fins circle the levels above the courtyard, creating a striking visual effect

London’s West End stands as one of the most prestigious, lively and heritage-rich city districts anywhere in the world. Alongside theatres, cinemas, shopping and cultural landmarks, it’s also a key office location in the UK property market. The district’s latest arrival, 6 Agar Street, sets the standard for original, contemporary, sustainable office developments.

M

organ Sindall was the principal contractor on the £65m project for Legal and General Property (LGP) which has seen the former Strand Island building transformed. The development’s unique design by Darling Associates involved the creation of an entirely new internal structure, while carefully preserving the listed facades on Chandos Place and Bedford Street which date to the early 20th Century. The overarching vision for the project was to create a high-quality sustainable office building within the structure of the current building. The new development now comprises 57,000ft2 of outstanding, modern Grade A office space in one of the UK’s most prestigious locations. The scheme broadly involved reducing the size of the internal lightwell, converting it into an atrium, and extending the office accommodation. The project team

urban environments, and we were delighted to be able to draw on this expertise to deliver this landmark project for LGP. It’s fantastic to see the finished development, which has created a new, vibrant heart within the characterful, period elevations of Chandos Place and Bedford Street. “6 Agar Street enjoys a superb location on the south side of Covent Garden. The project brings something new to the West End; in addition to providing premium office space, the development is also extremely sustainable – a rarity in inner-city refurbishments. The project has incorporated working with the most up-to-date sustainable technologies and materials within the envelope of a listed development. The project team has seamlessly fused these two elements together through an innovative design brief to create a sustainable, modern development within a period elevation.” The design features a dynamic openair central atrium with two levels of landscaped terrace at its base. The courtyard is the most significant new feature of the building. It forms a vibrant central core at the heart of the development and illuminated coloured glass fins also circle the levels above the courtyard, creating a striking visual effect. Gareth Watkins, Director at Architect, Darling Associates, says:“Creating additional space and greater office efficiency were a prerequisite to the viability of the scheme. Although a listed building, by considered historical research and reference to local precedent, we secured a planning consent in Westminster for an additional floor of office space and infilling a substantial part of the internal courtyard. “We were unable to materially alter the external listed facades, so created a new

Situated just a short walk away from Covent Garden’s famous Piazza, the building stands on a very busy street. The nature of the development meant the project team had to navigate traffic and pedestrians during the build. Materials also had to be carefully manoeuvred onto the site through the existing building, which involved careful management from the project team. Peter Jacobs, Managing Director of Morgan Sindall’s London office, adds: “Morgan Sindall has a wealth of experience in blending the old with the new. Our team is well versed in constructing innovative and sustainable commercial office space in busy

Office Building Focus heart to the building centred around a dynamic courtyard and a clearly defined route punctuated with a shared palette of materials and colours.” It was clear from the start of planning discussions that the existing envelope would remain substantially intact and that any extension on its roof would need to be sympathetically designed so as to be unobtrusive rather than overt. By examining the photographic record held by Westminster, the design team was able to find historic context for the roof design associated with the original building, which was utilised as the precedent for the fifth floor extension.

notable listed buildings has brought its fair share of challenges, we have thoroughly enjoyed working alongside the design team and our specialist subcontractors to transform the heart of this period property. “The project is on track to achieve a BREEAM rating of ‘Excellent’ and EPC B rating, which is great for a scheme of this nature. The building minimises energy demand and includes a number of green initiatives, including energy efficient lifts and lighting, a full electricity metering strategy and low water use fittings and a comprehensive leak detection system.” The sustainable aspects of the project have also created a number of significant associated benefits. For example, the move

to a more sustainable air conditioning strategy has allowed for gains in floorspace and led to significant carbon savings. The building also makes provision for tenants’ increasing desire to behave in an ecologically responsible manner, and includes a ground floor parking area for circa 60 cycles, accessed from a separate entrance on Agar Street, with state-of-the art changing rooms and shower facilities. It capitalises on the appetite demonstrated by occupiers at LGP’s award-winning Central London development of Central Saint Giles, which offered 400 parking spaces for bicycles.

Simon Wilkes, Head of Business Space Development at Legal and General Property, says: “We have achieved our aim of creating a sustainable Grade A office building where the key focus has been creating an exceptional working environment, enhanced by the creation of the stunning central courtyard, three levels of terracing and extensive cycle facilities.” The project is set to achieve a Building Research Establishment Environmental Assessment Method (BREEAM) ‘Excellent’ rating and EPC B rating, an incredibly bold challenge for an inner-city refurbishment project but consistent with its ambitions to keep raising the bar in terms of sustainable property development. The key sustainable features of the project include the retention of the main structure and facades, a selection of energy efficient plant including air source heat pumps and low water use fittings. Materials used on the project were sustainably sourced with all timber used was sourced from FSC (Forest Stewardship Council) approved sources. The building’s insulation and glazing was also replaced and updated. Sustainability was a key factor in the development and key targets were set to ensure that demolition waste was recycled. The Morgan Sindall team reached a 100% recycle rate, with no waste from the site going to landfill, a significant achievement on a project of this scope.

Chain reaction

enforced by the National Measurement Office. The new legislation imposes a legal obligation on those placing timber or timber products on the European market for the first time (known as operators) to conduct due diligence on these products to minimise the risk of dealing with illegal sources.

Trading compliance

T

he EU Timber Regulation (EUTR), which comes into force in the UK on 3rd March, will ban illegal timber in the EU. Failure to comply could see buyers and sellers facing hefty fines or even criminal charges. This new regulation requires companies handling wood or wood products to assess the risk – prior to purchase – of products coming from illegal sources, even if a product is certified. According to the EUTR, companies must keep a record of supplier, product species, origin and amount purchased, as well as a risk assessment. Even timber products purchased before the deadline will be subject to the new legislation if those products are delivered after 3rd March. The new legislation, while detailed and stringent, will contribute to the ongoing protection of the world’s forests amid growing demand for wood products. In contrast to the forest devastation of the 20th century, we now see government and industry working together to reverse and repair the damage, to protect vital ecosystems and to ensure the harvesting of timber from strictly managed sources only. All companies within the timber supply

24

chain should have been preparing for the EUTR for the past few years, making any necessary adaptations to management systems, especially purchasing. Given the lead times for some products, all companies should be conducting risk assessments now. The EUTR is legally binding on all 27 EU member states. In the UK, the new legislation will be managed by DEFRA and

Chris Cox, Head of Environment at Timbmet UK, is responsible for Chain of Custody integrity at Timbmet and internal training and customer support on environmental issues. He also manages Timbmet’s EUTR-compliant Purchase Risk Assessment Due Diligence system.

With one of Europe’s most extensive product ranges, Timbmet is committed to the global supply of certified timbers from legally and sustainably managed forests. Chris Cox, Head of Environment at Timbmet UK sets out the impact the new EUTR legislation will have throughout the supply chain.

Companies not placing products on the EU Market for the first time (known as traders) must have systems in place to trace timber purchases. Such systems will allow enforcement agencies to establish the source of entry into the EU of any illegal timber found throughout the supply chain. Traders must keep records of their suppliers and buyers for five years. Penalties for traders will be based on non-compliance and have yet to be determined. Proof of due diligence is compulsory on all timber products, pulp and paper, and wooden furniture and prefabricated buildings imported into the EU. Recycled timber is excluded, but supporting documentation should be in place. Only FLEGT and CITES licensed timber will be recognised as legal timber under EUTR – everything else will be subject to due diligence. Certified products, such as FSC and PEFC, are regarded as lower risk. However, the recent increase in fraudulent claims under certification schemes means due diligence for such products should focus on claim verification. This also applies for newer ‘verified legal’ products, such as TLTV and OLB. Timbmet’s policy is to establish bestpractice models to maintain forest regeneration and stike a working balance between demand for wood products and the survival of the world’s forests. Depending on the transaction,Timbmet will sometimes act as an operator and sometimes as a trader. Customers can be confident the company is compliant with the EUTR in both capacities: for many years, the group has followed a responsible purchasing policy and issued an annual report to their trade organisations. In addition, all Timbmet timber purchases are risk assessed, with each species/country combination being allocated a default risk rating.

Disability

Shape Adaptions and Dolphin Stairlifts provide a specialist service offering mobility products and assistance to properties

The most fundamental aspect of planning adapted spaces for the less-abled, disabled and/or the elderly, whether they are offices, educational institutes or individual homes, is to not overlook the small things. Stephen Smith and Bob Lines at Shape Adaptations and Dolphin Stairlifts list the important first steps to take.

A

ccess into the building itself should be top of priorities when making a workplace accessible. Solutions – if the property is not level access – can include ramps, incline wheelchair lifts, stair lifts or/and step lifts. Once somebody is at the door there should be an automated door entry system which is low-level and easy to get to. Inside the building, if it is multi-level, ensure elevators are large enough to cater for wheelchair users, with adequate provision for turning full circle in a wheelchair when entering/exiting the lift.

26

Basic adjustments

Space is also a major consideration that is often not considered adequately. Wheelchair users require adequate space for turning full circle and to be able to move around in an office freely and without obstruction.Widening doors is a fairly simple adaptation. Both internal and external doors need to also cater for the width of varying wheelchairs – the wider the better. Having a level threshold is also a necessity for ease of movement in and out of the property. Easy access to any outside space must be a priority. Outside spaces again needs to be level access and free from obstructions. Consideration should also be given to use extra wide, sliding internal doors to free up any space in frequently visited areas like bathrooms and kitchens. In case of an emergency/fire, the signage for exiting the building must be clearly marked with designated evacuation point as agreed with Fire Service. Any transfer areas – for example moving from the office workstation to the bathroom, toilet to the kitchen – need to be large enough to accommodate special equipment for example standing frames and wheelchairs. New accessible products are always emerging, which is great as it finally means that living with a disability is being more and more understood as time goes on. Together, Shape Adaptions and Dolphin Stairlifts provide a specialist service offering mobility products and assistance to properties where less able individuals can maintain their independence.

www.shapeyourworld.co.uk Stair lifts can be fitted for straight and curved stairs and are a suprisingly affordable option

Call buttons must also be positioned so they are low enough to be pressed. Stair lifts can be fitted for straight and curved stairs and are a suprisingly affordable option. Alternatively, a specific inter-level lift could be installed to cater for disabled employees. This option is great for ease of use and speed, helping employees from the relax areas to the office floor, for example. Other doors within the office area should preferably be automatic and have viewing panels to ensure employees know where they are and in case they need assistance when entering/leaving the office.

This material includes internal processing scrap (around 50-60% of the recycled material). Embodied energy and global warming potential figures are therefore less than half those for copper generally – already significantly lower than stainless steel and aluminium.

alloy we found a material which enabled us to design with a vibrant surface which reflects the inherent function of the ‘Star’ and gives it a rich, golden through-colour. The copper alloy does not develop a blue or green patina over time, even in this harsh climate, but keeps its golden colour over time. The characteristics of the material allow vertical, horizontal or inclined joints which underline the triangular shape of the ‘Star’. “Furthermore the material can be worked to a crisp edge reveal and the gutter details are clean. The choice of golden copper alloy definitely paid off in the final building. Besides realising our conceptual intentions, of course the material also had to meet the technical challenges of the demanding climate of the west coast of Norway.”

Copper can provide a complete external skin, wrapping around complex building forms with material continuity. Alternatively, it can give distinctive character to individual facade or roofing elements, particularly when used in conjunction with other high quality materials. In addition, there is growing interest in the use of copper for interior design, as demonstrated by the Nordic Royal

clad interior spaces of the Trondheim Clarion Hotel. Nordic Royal is an alloy of copper with aluminium and zinc, giving it a rich golden through-colour and making it very stable. It has a thin protective oxide layer containing all three alloy elements when produced. As a result, the surface retains its golden colour and simply loses some of its sheen as the oxide layer thickens with exposure to the atmosphere to give a matt finish. It behaves differently to other Aurubis copper products over time and does not darken or develop a blue or green patina. Other copper alloys – Nordic Brass and Bronze – will darken over time and are also popular for architectural applications. Apart from alloys, the natural colour changes – with development of copper’s oxidised browns, then distinctive blue/ green patinas – continue to fascinate architects. They have also informed the

In this way the licence would clearly identify the type of work or projects that may be undertaken and would allow for periodic review. An annual license fee would replace annual subscriptions and the administration could be undertaken by existing institutions and representative organisations.

Simple procurement

Rather than addressing the same old arguments about why things aren’t working properly in the construction industry, perhaps some alternative questions should be raised, claims The Association for Project Safety.

T

he majority of projects are undertaken for clients who do not understand and are not interested in construction. Quite rightly, they wish to concentrate on their own business. As a customer, the expectations should be that the product will meet – if not exceed – the need, on time, cost and quality. As the supplier, surely the industry has to focus on meeting that expectation. The industry therefore needs to become responsible for its own leadership and delivery of its product, which the good business practices advocated in Rethinking Construction were intended to achieve. Although a number of years ago, Accelerating Change identified the importance of attracting and retaining an ‘all qualified’ workforce at all levels. Registration schemes such as Gas Safe (CORGI); OSHCR and others such as

32

the demolition contractors licensing scheme point the way forward. Whilst the government appears to recognise the benefits of such registration schemes, they are fundamentally flawed in that there is nothing to require the customer or the supplier to be party to such schemes. At the moment such schemes do not provide either the necessary level playing field for competition or the sound basis on which the registrants can invest in implementing good business practices as advocated in the many initiatives. Why not require all those who practise, work and offer a service within the construction industry to be licensed but critically that in return, any construction work is undertaken only by those appropriately licensed/registered practitioners? Broadly, licensees could be registered with the appropriate professional and/

The industry needs to become responsible for its own leadership and delivery of its product

Critically for clients, by using licensed/ registered practitioners, advice would be more robust, competition would be maintained and costs even reduced because the industry would have a sound basis on which to invest and implement good business practice. Procurement would be simplified as clients would be required only to select and appoint licensed practitioners making much of the ‘pre-qualification process’ redundant. On the other hand, the industry needs to get rid of clipboard, checklist attitudes and the overzealous concern about risk management paperwork. So, the focus should be on capability – which means fundamental competence, including relevant experience, plus resources plus commitment – so that projects completed well, safely and healthily, are more important than sterile lists of courses attended, CPD records and some socalled health and safety qualifications. This should inevitably lead us, once again, to the use of approved registers which might just result in the industry starting to cut out the cowboys.

A sound upgrade

what was said a couple of seconds ago becoming genuinely disruptive. In schools, this can make it extremely difficult for children to follow what their teacher is saying. For this reason, BB93 demands a reverberation time of 0.8 seconds or less, with 0.4 seconds being seen as ideal. Reverberation time is described as the time taken for the sound pressure to fall by 60 decibels after the original sound has ceased abruptly. So, in the case of BB93, 0.8 seconds or less after a sound has been made, that sound should have decreased by 60dB. 60dB is a significant drop, the difference between a construction site with pneumatics drills and a busy department store. It is in situations like this, when form and function appear determined to have nothing to do with one another, that architects and the designers of construction materials are driven towards increasingly innovative and paradigm-shifting solutions.

New agenda

The preservation of old buildings is challenging enough but additional issues arise when it comes to refurbishments and renovations, particularly if there is a material change of use. Suddenly, a building that was created for one purpose is given another, sometimes radically different, purpose, as acoustic specialist CMS Danskin explains.

T

he form can’t follow the function if the function is allocated post-construction. Significant modifications can help align an old building with its new function but, in the case of Grade II listed buildings, for example, the interior can’t be fundamentally changed and function is forced to compromise. Even when there is no significant change of use, modern building regulations demand performance standards that didn’t even exist at the time that buildings currently being renovated were originally envisioned and created. The requirements of Part

34

E of the Building Regulations, governing soundproofing between floors of a building, are relatively easy to shoehorn into a renovation project as these tend to be concealed beneath floor finishes and screeds. Problems with reverberation are far more difficult to tackle and even though there is very little regulation surrounding this issue, BB93 of the Building Regulations, governing reverberation levels in schools, tends to be employed as an effective benchmark. When reverberation levels reach a certain point, they can become more than just an irritation, with the overlap between what is currently being said and

t

Although regulation sets crucial, legally-enforceable parameters, few architects need to be incentivised to aim high when it comes to a building’s acoustics

The stereotype of the architect who is concerned only with form and is completely disinterested in function is, thankfully, a thing of the past. Modern architects don’t create buildings so much as living and working spaces, where physical aesthetics are neatly balanced with a host of other concerns, such as the quality of an environment’s acoustics. Although regulation sets crucial, legallyenforceable parameters, few architects need to be incentivised to aim high when it comes to a building’s acoustics. This drive towards innovation has

the Picton Reading Room sounds like a Keith Moon drum solo. Why Cornelius Sherlock, the reading room’s architect, decided to incorporate a dome into his design for a space that was intended for quiet study is a little bewildering, even if his work does predate Sullivan’s remarks by a couple of decades.

Plaster innovation Thousands of hours of work have gone into restoring the ceiling of the Picton Reading Room, with plaster, paint and gold leaf being matched as closely as possible to the original 1875 design.

CMS Danskin’s technical team applied the Fellert acoustic plaster into the soffits beneath the balconies of the upper shelving areas

Given the need to be true to the form of the original, certain anti-reverberation solutions were unworkable. Reflectors, diffusers and baffles couldn’t be suspended from the ceiling, as all those thousands of hours of work would be hidden from view and the 19th Century aesthetics undermined. Wall-mounted sound absorption panels were not a viable option, as there was very little wall to speak of, with three levels of solid wood bookshelves encircling the room, almost up to the beginning of the dome. Recent innovations in the area of acoustic plaster held the solution. Sound absorbent plaster has been around for some years, offering a smooth appearance which conceals a porous, granular structure similar to that found in sound absorption panels. However, until recently, the amount of sound absorption offered has always been limited to Class ‘B’ and Class ‘C’. Now, Class ‘A’ acoustic plaster has been made available, such as the Fellert ‘Even Better’ spray-applied acoustic plaster from CMS Danskin Acoustics. Due to the limited surface area in the Picton Reading Room, CMS Danskin’s technical team hit upon the idea of applying the acoustic plaster into the soffits beneath the balconies of the upper shelving areas. The results were a resounding (or un-resounding) success. A relatively small amount of an innovative product, cleverly applied brought a 138year old listed building’s acoustics in line with contemporary standards and not a hint of compromise in sight.

resulted in widely differing solutions. Reflector panels and diffusers redirect sound waves or disburse them more evenly through the listening environment, reducing nuisance noise. These solutions tend to be employed in lecture halls or auditoria, where a certain amount of volume is desirable, but the quality of the sound is crucial. The most commonly employed antireverberation product is the sound absorption panel. These fabric covered panels are mounted on the walls of a room or suspended from the ceiling. When the sound wave enters the open cell structure or fibrous composition of the panel, it bounces around like a pinball. The friction resulting from each instance of impact is converted into low-level heat which is absorbed into the material. When the sound wave re-emerges, its energy, and consequently its ‘loudness’, is significantly diminished. This tends to be the solution of choice for classrooms and is generally considered to be the quickest and most cost-effective route to BB93 compliance. Some acoustic challenges are more demanding than others. The renovation of the Picton Reading Room, part of the £50m redevelopment of Liverpool Central Library, being a case in point. Not only is the reading room contained within a Grade II listed building, it also boasts an elaborate coffered saucer dome. Domes are something of an acoustician’s nightmare, as they focus rather than distribute sound, exacerbating reverberation problems. All of which means a dropped pencil in

studies, focusing on the challenges of responding to government legislation. The seminars will focus on a range of issues associated with energy efficiency and demonstrate key examples of where organisations have overcome these technical and legislative challenges. SIG Energy Management is part of the SIG Group. It was formed as the result of a strategic realignment within SIG plc which consolidates its expertise in energy management inherent across the company. The company brings together specialist distributor SIG Sustainable Solutions with Miller Pattison as the installer arm, meaning SIG Energy Management is uniquely positioned to provide a range of products and services from ‘back to basics’ solutions that specifically address energy efficiency such as roof, cavity wall and lost insulation, as well as cutting edge micro-generation technology. Expert installers offer a high quality service and come with an unparalleled reputation

built up over 40 years. SIG Energy Management has recently been accredited as a Green Deal Assessor Organisation and a Green Deal Installer by the Green Deal Oversight and Registration Body. Qualified and authorised Green Deal Advisors make recommendations for measures that could improve the energy efficiency of the building and have the technical knowledge, practical competence and skills to provide consumers with the advice they need in order to make informed decisions. Authorised Green Deal Installers install energy efficiency improvements under the Green Deal finance mechanism. Now that the company is accredited, SIG Energy Management carries the Green Deal Quality Mark. Neil says: “This is an important milestone for the business and serves to confirm that we have the requisite skills and experience to help our customers make the right decisions when it comes to the Green Deal.” The stand features a large communal meeting area, flanked by a cluster of ‘break-out’ rooms for those visiting the stand to hold private meetings and discussions. Around the stand are a number of information pods and interactive displays, providing information on key legislation – including SIG Energy Management’s new App, launched at Ecobuild last year.

Sponsored by Total Hygiene, already almost 300 Changing Places toilets have been installed across the UK, enabling disabled people to participate in day-to-day life

The drive towards the inclusion of people with a disability continues, and as a nation we also face an increasingly ageing population. Therefore, the need to provide accessible toilet facilities, especially in public environments, is growing.

T

he need is being met, with the development of the concept of Changing Places toilets for people who need the help of at least one carer – a concept which has already become good practice under British Standards (BS8300:2009 design of buildings and their approaches to meet the needs of disabled people). Through the efforts of the Changing Places campaign, sponsored by leading disabled toileting solutions provider Total Hygiene, already almost 300 Changing Places toilets have been installed across the UK, enabling disabled people to participate in day-to-day life. A Changing Places toilet includes a height adjustable adult-sized changing bench, a tracking hoist system or mobile hoist, adequate space in the changing area for the disabled person and up to two carers, a peninsular toilet with room either side for the carers, a screen or

46

curtain to allow the disabled person and carer some privacy, wide tear off paper roll to cover the bench, a large waste bin for disposable pads, a non-slip floor and a washbasin.

Changing toilet facilities

Total Hygiene (www.clos-o-mat.com) was chosen as sponsor of the Changing Places campaign because of its synergy with the concept, supported by 50 years’ experience in the field and in-house design, supply, installation and ongoing service provision. Robin Tuffley,Total Hygiene Marketing Manager, adds: “Would you want to change someone you love or care for on a dirty floor of a public toilet? It is a basic human right to be able to undertake basic hygiene with independence, dignity and privacy, yet current Building Regulations Approved Document M does not take into account the needs of someone who needs help to toilet. The growth in Changing Places toilets nationwide shows there is not just a need, but a demand, and feedback to the campaign demonstrates the value Changing Places toilets add to the lives of not just disabled people, but their carers.”

Complete independence

Beverley Dawkins, Co-Chair of the Changing Places Consortium, says: “The impact of a Changing Places toilet on the quality of life for people with profound and multiple learning disabilities (PMLD) is significant. Families and carers of someone with a learning disability will often avoid visiting public places if they know there are not appropriate facilities for them to spend the whole day out. Installing a Changing Places toilet enables a person with PMLD and their carer to spend a whole day out rather than limiting it to a couple of hours, with the peace of mind that they will not be forced to change on a dirty toilet floor.”

Features of a Changing Places toilet include a height adjustable adult-sized changing bench, a tracking hoist system or mobile hoist

Partnership powers regeneration A major regeneration currently taking place at Myatts Field North in Lambeth will transform the area into a new mixed and sustainable community. Sustainability is at the heart of the redevelopment with an 80% planned reduction of carbon emissions. temperature hot water for space heating and domestic hot water. From this network, Evinox ModuSat heat interface units contained in each

dwelling will convert the heat generated by the Energy Centre into independent, fast recovery hot water and high efficiency heating for each residence. This removes the requirement for individual boilers and a gas supply in each home. This type of heating system provides residents with the same autonomy as if they had their own boiler and just as with their own independent heat source they pay for only the energy they use. The ModuSat heat interface units in each home incorporate an energy meter, which accurately monitors and records the energy used to provide heating and hot water. There is no requirement for a flue, gas supply or additional room ventilation in each dwelling, making installation simpler, with easy access for servicing and minimal maintenance requirements. The regeneration will make a significant contribution to retained dwellings meeting Decent Homes standards and also provide new homes to existing residents, whilst at the same time providing for additional housing, including affordable homes.

timoleon provide under-deck heating for the barge ‘Actief’ The Actief is a 98ft, 78 ton Dutch Klipper Barge built in 1907. After a brief spell of glory as a participant in the Queen’s Jubilee Pageant, she is entering a new phase of life as work nears completion to transform her into a magnificent floating family home. With shipboard space at a premium, an ‘under-floor’ system that used no wall space was essential. With other restrictions to take into consideration, it was decided to use the Lowboard System developed and manufactured by Timoleon. LowBoard uses panels of high density wood that have a depth of only 13mm and can be laid on any reasonably flat surface. Once the panels are laid it is a simple matter to ‘walk’ the flexible 12mm polyethylene pipe from the roll into the pre-formed pattern on the panels. The system provides a flow temperature of 55 degrees and a return temperature of 45 degrees, with the heat source provided by diesel fired boiler.

Anticipating future standards Developed by Knauf Facades, the new ThermaFrame system is designed to meet the thermal requirements of any construction by greatly reducing thermal transfer through the wall and removing the need for external insulation, making U-values as low as 0.15 W/m2K easily achievable. The ThermaFrame system is designed to anticipate the future requirements of the Code for Sustainable Homes as well as current Building Regulations and Technical Handbooks. In many cases, ThermaFrame can also reduce the thickness of the overall solution, and so increase the

amount of internal space. By using Knauf’s own innovative thermal stud, ThermaFrame offers a cost effective cold frame solution that places the insulation between the vertical studs. The ThermaFrame system offers both design choice and flexibility and a ‘One System Warranty’; the Knauf full System Material Warranty covers the complete solution for the design life of the building. Individual component warranties are also available, including the option to add in individual components and services such as Knauf’s independent verification and sign off service. leading consultants such as the Steel Construction Institute (SCI). Fire safety is operational from the start, allowing for high levels of fire protection during construction, as well as once the project is complete. The system also enables fast track construction, as a weather-tight external envelope can be erected swiftly so that internal work can start sooner, facilitating an overall faster return on investment for the project and a quicker payback period. The lightweight construction can also reduce the load on the primary structural frame and substructure design. The system can also provide benefits to construction or refurbishment schemes that are working towards improved BREEAM levels or Code for Sustainable Homes credits. 424499

RMJM Architects specified Ugitop for high corrosion resistance, low coefficient of expansion and flatness

Towering success A

peram Ugitop stainless steel shingles have been specified by RMJM Architects to clad four towers at the Medical Research Council’s Laboratory of Molecular Biology. The £200m project forms part of the newly-expanded Cambridge Biomedical Campus at Addenbrooke’s Hospital Cambridge. 27,000m2 of stainless steel cladding covers the towers which house all heavy plant servicing the building. They are linked to the main laboratory building rather than attached to it in order to remove weight and sources of vibration.

by automatic blinds between the glazing and outer glass skin. Other energy-saving features include heat recovery wheels which exchange energy between outgoing and incoming

air, a ground source heat pump and automatic control of lights to reduce intensity in daylight. Ugitop was specified for its matt finish and exceptionally low reflectance, obtained by cold rolling. Unlike some natural metal finishes it is not dependent on ageing and is therefore suited to any environment and style of architecture.

Stable walls in motion Parapet cavity walls behave differently because both faces are exposed. Movement at parapet DPC level in the outer and inner skins is common and variances in temperature and rain saturation initiate parapet movement, that further deteriorates the already questionable structural continuity. Cavity Trays offer its solution. Movement occurs along the DPC bedding courses because they offer the least line of resistance and act as slip-planes. Where masonry expansion is not fully compensated by contraction, progressive movement over the years will result in ratcheting. The masonry above and below the DPC progressively moves out of alignment with cracking accompanied with tell-tale face-ledging.

Curved parapets can accentuate the problem especially if the curve is between two resilient structural points. Thrust direction can then move at 90º to the arc and a radius eyebrow ledge can result. Such movement is commonly accompanied with coping dislodgement where coping pinching occurs. The BS recognition to now step the parapet DPC outwardly only is a functionally compliant solution against wet ingress, but still leaves both skins structurally isolated at high level. The Type P preformed parapet cavitray by

Cavity Trays of Yeovil requires building into one skin only. The outward stepping profile is achieved, but without dual skin loss of structural integrity. Solidity of wall build is considerably improved and aesthetically the exterior face benefits no DPC / movement witness line, and no visual outlets. No other parapet cavitray offers such advantage. Accompanied with a performance warranty for the benefit of architect, builder and client. *

Latham’s unrivalled cladding solution Timber and panel products specialist, James Latham, is now offering a wide range of timber cladding directly available from stock. Latham’s entire timber cladding range is either FSC or PEFC certified and has been carefully selected to ensure that it meets the highest standards of quality. Western Red Cedar is a popular choice among architects and builders due to its superior dimensional stability. As well as shrinking and swelling much less than

other timber, it stays flat and straight and resists checking, making it the ideal material for both internal and external cladding projects. Plus, it has a rich colour,

meaning that projects using Cedar, if properly maintained, will look fantastic year after year. Latham’s Timber Manager, Danny Jones comments: “Aside from its aesthetic appeal, this remarkable wood has outstanding physical characteristics. Western Red Cedar contains natural preservative oils making it highly resistant to decay. It’s also lightweight and easy to cut and handle, reducing installation time.” Danny adds: “As well as Western Red Cedar, we also offer Siberian, Larch, Thermo-wood and Accoya directly from stock. Dynatrack is a new slip-resistant matting specially designed and manufactured in the UK for use in London Underground’s maintenance depots. Dynatrack has similar characteristics than Vynagrip safety matting, also manufactured by Plastic Extruders. In addition to acting as a slip resistant surface and visual safety marker, Dynatrack also has anti-fatigue properties, which is important to the engineers that have to stand for long periods on an otherwise bare concrete floor. The matting is also very hard wearing, resistant to oil, acid and chemicals and can be easily rolled up to facilitate cleaning beneath. Black Dynatrack is manufactured using up to 100% post-industrial recycled material and is fully recyclable. (

The cellar of an end of terrace Georgian property in Bristol was below the street level at the front of the property, but lateral movement of a high retaining wall, which formed the side of the cellar, had caused the loss of buttress support resulting in cracking and deformation of the brickwork vaults. Repair specialist, Helifix, devised an economical scheme using bonded HeliBars to reinforce the vault and secure the separated crowns while vertical grouted CemTies reconnected the separated rings, restoring full structural integrity and avoiding any expensive reconstruction. *

Selectaglaze helps protect works of art Tate Liverpool’s commitment to sustainability has recently seen improvements to the gallery’s conferencing areas on the fourth floor and the fourth floor galleries which host special exhibitions and displays year-round. As part of the brief, Building Surveyor Drivers Jonas Deloitte needed to ensure that the gallery’s environmental conditions were optimised to protect the works of art on display. The large traditional single glazed windows overlooking the docks capture light throughout the day and so offer superb viewing conditions but also need

Apeer Doors has added a striking new design to its product portfolio with a doorset aimed at those with grand designs in mind. It is suitable for the many new build homes now featuring bigger entrances as well as houses that need wheelchair access. to provide the required environmental conditions for the display of art works. To help find a solution, Drivers Jonas Deloitte consulted with a leading

secondary glazing specialist, Selectaglaze and the company’s local partner, Fenestral. With a wealth of experience within listed and historic buildings Selectaglaze and Fenestral were uniquely placed to understand the very special nature of Tate Liverpool’s requirements. Following trials, the preferred solution was a pair of white powder painted hinged casements arched to follow the window line. With flush hinges, white gaskets and concealed locking the frames provide minimalist lines. Tate Liverpool requested special protection against damaging UV light, which was achieved with 6.8mm clear laminated glass together with an additional specialist UV film. Multipoint locking and high compression seals ensure tight seals and so help maintain temperature and humidity within the gallery. The hinged panels allow easy access for cleaning and maintenance. After a full assessment by Tate Liverpool staff who supervised the process, the work was undertaken outside gallery opening hours and caused no disruption to the art work on display.

JS Air Curtains performs at Beaufort House

The aesthetic design and high quality performance of the Rund air curtain from JS Air Curtains made it the ideal choice to complement the imposing blend of traditional and contemporary architecture at Beaufort House, a prominent building in the City of London. The constant use of the double door elliptical air pod made the drafty reception area cold and uncomfortable. Four 2m high Rund air curtains were installed vertically, at either side of the doors, to heat the air in the pod and create a barrier against cold air entering the building. Steel is first for high traffic doors

When it comes to high traffic doors, steel is the obvious material. It’s always possible to create cheaper entrances but few, if any, systems are more elegant. One example is the Schueco Jansen Janisol thermally-insulated glazed steel door which is now available from all members of the Steel Window Association. It’s a suitable choice for structurally complex single and double-leaf installations that have to be strong and stylish.Where thermal insulation is not a priority the Economy 60 steel glazed door may be used. Its simple profile geometry, slender structures and maximum stability, all allow for streamlined production and economical assembly.

An initial installation involved the factory’s ‘showcase’ area, and this latest project will see an extension to this, ensuring an aesthetically pleasing continuity. Sudscape comprises a sub-layer of recycled car tyres topped with a resin bound aggregate which is available in several colour options. It can be used indoors or outdoors, where its SUDScompliant properties mean that it totally eliminates the risk of standing water. The rubber sub base is able to hold water in its voids before it can be naturally absorbed back into the water table. Unlike other landscaping products, it does not need to be laid on a tarmac or concrete base, making the installation process efficient and straightforward. The project was completed in just one week meeting an important deadline – an event celebrating 20 years of manufacturing in the UK which was attended by senior worldwide executives and local dignitaries.

Disability

Total solution to new regulatory compliance

The new Building Regulations Approved Document M is now published, putting new constraints on specifiers for non-domestic buildings. Here, Total Hygiene simplifies some of the issues.

N

owadays, it is preferred to have a wheelchair accessible unisex toilet in addition to any other wheelchair-accessible accommodation in separate sex toilets or washrooms. Furthermore, it is now ‘desirable’ to include an enlarged unisex toilet incorporating an adult-sized changing table – similar to, and including, a Changing Places toilet. The new Document also stresses that suitable sanitary accommodation should be consistently located and available on each floor of multi-storey buildings, to facilitate their use by people with learning difficulties. Total Hygiene, as one of UK’s largest suppliers of disabled toileting solutions, is the only company in its sector capable of supplying, installing, and maintain, in-house, all the necessary sanitary equipment for the new compliance. Further, its ability extends to all buildings covered by the new Document, including

66

sports facilities and schools. “We know, from our vast experience already in the supply and fit of inclusive, accessible toilets and washrooms, hygiene rooms, Changing Places toilets and similar accommodation, that specifiers find it hard to find one company that can efficiently handle all aspects of the creation of such a facility. That is reinforced by the fact that Total Hygiene sponsors the Changing Places campaign.

A Changing Places toilet optimises hygiene, dignity and independence

World are just a few of the buildings and venues that have already used Total Hygiene for provision of their accessible toilet facilities and Changing Places toilets.” The revised Approved Document M complements BS8300:2009, which had already recommended as good practice the inclusion of Changing Places toilets or similarly equipped rooms. To date, over 400 Changing Places toilets have been installed across the UK, even before they became a ‘desirable’ legaility. Total Hygiene is finding many venues are incorporating a Changing Places toilet but further optimising its suitability for as many people as possible by replacing a conventional WC with the company’s Closo-Mat ‘wash and dry’ (automatic) toilet. The Clos-o-Mat has in-built douching and drying, so the user – or their carer – does not have to clean with toilet tissue thus optimising hygiene, dignity and independence. Tim Gimbert, Cadbury World Operations Manager explains:“We have often been asked in the past if we have a hoist in any of the toilets, so that led us to install a Changing Places toilet. Further adding the Clos-o-Mat, which goes beyond the specification, means we are accommodating the FULL diversity of visitors. We hope our new toilets will help us win the prestigious Loo of the Year Award in 2013!”

Reliable service

Robin Tuffley, Total Hygiene Marketing Manager comments: “Using our 50 years’ expertise, we can, in house, deliver accurate and compliant design advice, supply, fit, and commission, the fixtures and fittings. We can also, if required, service and maintain it all, so once installed, the toilet continues to remain reliably operational for years after. London Gatwick Airport, Paddington Station, the Trafford Centre and Cadbury

Features of a Changing Places toilet include a height adjustable adult-sized changing bench, a tracking hoist system or mobile hoist

Building Elements Flexibility key to efficient lighting control

Vandersanden Group awarded Worldwide Brick Award

According to lighting management specialist Ex-Or, changes in work group patterns are not automatically followed by changes in lighting. In fact, the efficiencies made by altering work patterns can be cancelled out by neglecting to optimise lighting. Comprehensive energy audit, servicing and maintenance services are now available from Ex-Or to help companies to achieve optimum efficiency from their lighting systems. A regular service and maintenance programme from Ex-Or minimises the cost of ad-hoc call-outs and prevents problems with the lighting control system from developing in the first place. Ex-Or provides a bespoke package that ensures there is only one point of contact.

Vandersanden Group, one of the largest brick manufacturers in Europe, recently scooped the Worldwide Brick Award at the annual Brick Development Association (BDA) Brick Awards. The title was given to the group for its Viola hand-formed facing bricks as part of the Bolles & Wilson Raakspoort project, a complex featuring a town hall and cinema.According to the panel, Raakspoort was chosen because of the way the building blended in with its environment. The use of different colours for the pointing and uniform and textured bonds have created several different effects in the overall result. *

Euroroof Mastergold offered a fast, robust and economical installation for a shopping centre in Hull

Swift roof renovations

In a bid to beat the British weather, Alumasc’s Euroroof brand has recently seen significant rejuvenation, resulting in a fully comprehensive waterproofing offer. The improved speed of installation provides an ideal solution when the forces of nature are working against installers.

bituminous roofing solution that facilitates quick and safe waterproofing for warm roof constructions. Euroroof Mastergold – a range of bituminous membranes that can be used in built-up roofing solutions for cold or warm roof specifications. Euroroof Rapid – a single layer overlay that instantly re-establishes the integrity of failing waterproof coverings.

• •

In addition, a range of compatible vapour barriers, adhesives and underlays facilitates high performance, whilst enabling flexible installation techniques to be employed, which can be tailored to suit the needs of the project. In two recent projects, Euroroof Mastergold has proved invaluable in terms of both suitability and speed. In the roof refurbishment at Wymondham College in Norfolk, it provided the optimum waterproofing solution for the sports complex which required urgent repair.

Euroroof Mastergold offered a fast, robust and economical installation, enabling the stores to trade normally whilst ensuring customer safety throughout the work. Manufactured in accordance with ISO 9001:2008 and ISO 14001:2004, Euroroof offers high tensile strength and pliability and excellent resistance to puncture and UV degradation. The Mastergold membrane is available with a black mineral finish and can be used with a range of insulations to suit specification and U-value parameters.

• Euroroof Mono – a single layer

Alumasc recommended a new warm roof, incorporating a cut to falls tapered system which would solve problems with standing water. 1200m2 of Euroroof Mastergold was installed by TC Garrett, due to its suitability to warm roof refurbishment applications. The 20-year warranty was also an important factor in the specification. The Euroroof range is designed to speed up installation time without compromising the long-term performance of the waterproofing solution and offers flexibility of application ideally suited to the refurbishment of existing roofs. These system qualities were the deciding factor in its specification for another urgent challenge, this time faced by BBR Roofing Ltd of Liverpool.

Green building commitment

Construction products specialist Sika Limited has become the latest industry body to become a member of the UK Green Building Council. Here, the company’s Head of Sustainability, Phil Jarratt, explains the attractions of joining forces to promote green building policy and practices, and encourages others to get on board.

I

t goes without saying that you don’t need to belong to an organisation to be or to become sustainable. Sika is certainly proof of that. Sustainability is at the forefront of our company mission statement. We’ve cut energy consumption by an impressive 30% in the last few years. And we are a leading voice in the sectors we work in, supporting industry bodies for concrete and roofing, and sitting on government advisory panels for issues such as the latest building regulations changes. So why did we feel the need to join the UK Green Building Council (UK-GBC)? Well, for me, it is about Sika making a firm commitment to sustainability in the built environment going forwards. While there are admittedly less noble reasons to join – namely, valuable networking opportunities with key clients and supply-chain partners – sustainability is the single biggest thing that will affect businesses in the future. So, whether you’re a business leader trying to introduce more efficient manufacturing and working practices, government trying to achieve ambitious

cuts in our nation’s carbon footprint – or simply an individual trying to do ‘their bit’ – it is better that we do those things together rather than in isolation. Joining the UK-GBC was a significant commitment for Sika, but it is already proving a worthwhile investment and one that I’d recommend to my industry peers. The council was created to bring industry together and, importantly, to facilitate dialogue between industry and government in its campaign for a sustainable built environment. In truth, the positive changes and future plans of a business like Sika are of little consequence at government level. But, through the council, we are able to join the conversation and get our voice heard. Another great benefit for members is the chance to share ideas and learn from each other’s experiences. For instance, Sika-Trocal, one of our roofing brands, was asked recently by a local authority to recycle an 8,000m2 PVC roof at end of its life when being replaced with new. But we couldn’t help because the facilities just don’t exist to do that at present – there

Construction products specialist Sika is making a firm commitment to sustainability in the built environment

are only so many recycled traffic cones you can make! But I believe that recycling and reusing materials, and reducing waste to landfill, is something we can all address if we get our heads together, so I brought the problem up at a recent Construction Products Association (CPA) Sustainable Construction committee meeting. As it transpired, plasterboard manufacturer British Gypsum had encountered a similar problem, but had overcome it. So immediately you’ve started a forum that can result in something beneficial. Just as British Gypsum’s experience helped inform our ongoing efforts to address waste product recycling, who knows how Sika’s research into, say, more radical alternatives to VOCs will help in future? Cutting-edge companies are increasingly identifying that not only complying with sustainable building measures, but also proactively furthering this cause gives clients and consumers the peace of mind that you’re working towards helping the planet. Joining UK-GBC is a great way to show your commitment and work with other like-minded, leading organisations for the benefit of all.Yes, there are tangible business advantages for the cynics out there – access to the latest news and education as well as associating with big names – but none of us can escape the fact that government targets to achieve zero carbon homes by 2016 must be met.We must act. * sarnafilroofing@uk.sika.com

height space. In addition, it features a recording studio, bike workshop, computer suite, juice bar, café, crèche and information service. Jacobs’ design was approved over four others by the centre’s youth board who met with Shelley Smith fortnightly to check the project’s progress. Its development was the result of the Harold Hill Ambitions consultation where residents said they wanted more for young people to do. “Havering Council’s aspirations for the building were inspirational from the start,” says Shelley Smith. Catering for 11 to 21-year-olds but with a particular focus on 14 to 19-year-olds, the centre replaces the former Albemarle centre and was funded by grants from the Big Lottery and Veolia Cleanaway Trust as well as funding from the London Borough of Havering. It is part of the council’s multimillion pound Harold Hill Ambitions scheme which aims to regenerate the area. * maurice@steni.co.uk

Aggregate cladding panels from Steni UK have recently been specified at Havering’s new youth centre, one of the UK’s first operational zero-carbon buildings. Steni cladding was selected for a whole host of reasons ranging from aesthetics through to practicality.

S

ome 600m² of Steni’s sparkling white Nature panels, which are manufactured from a fibreglass reinforced polymer composite with a surface of aggregated natural stones, were used as a rainscreen system at the landmark myplace youth centre in the London borough of Havering. The £4m project is the town’s first operational zero-carbon building and one of the first of its kind in the UK. It has delivered a BREEAM Excellent rating with energy efficient features such as natural ventilation and daylighting, high insulation levels and solar panels. The Steni Nature panels, which were face-fixed with colour-coded screws and the lower levels finished with an anti-graffiti coating, were specified by architects Jacobs for main contractor Apollo Property Services Group. Project Architect Shelley Smith says: “We

specified the Steni panels due to their speed of installation, ability to be easily replaced and the fact they are more aesthetic than render. We also needed a panel that was tough and durable for the environment.”

Curved composition

Available in 17 different natural stone colours and up to five different grades including the micro-fine used at myplace, the panels are water, impact and UVresistant. As a rainscreen system, they are also installed as a dry trade and as such are not subject to the vagaries of the British weather. Designed in the form of a caterpillar, to represent change and development, with a curved timber and steel roof, the 2000m² building comprises a dance and music performance hall which has used curved glulam timber beams to create a double-

Roof insulation compliance New requirements on loft insulation are reinforcing the importance of ventilating the loftspace to ensure optimum energy and CO2 savings are achieved. Glidevale reveals its single source solution for compliance with new loft insulation guidance.

T

comprehensive choice of compliance options. The company carries the UK’s largest selection of tile ventilator profiles, and uniquely offers the ability to produce and colour-match even single units, all of which are AA fire-rated enabling unrestricted use regardless of the proximity of neighbouring buildings. The range of ventilation systems offer an actual free ventilation area of up to 20,000mm2 and offer high resistance to deluge and driving rain. Glidevale is also the only company to offer free site surveys, to provide reliable advice on the type and quantity of ventilation required.

Comprehensive offering

Above: Glidevale’s range of fascia, eaves and ridge ventilation systems and slate and tile ventilators offer contractors the most comprehensive choice of compliance options Above right: The CITB Construction Skills document makes it very clear that ventilation is a necessary requirement, even if a vapour permeable underlay is used

10

Alun Price, Glidevale Ventilation Product Manager, comments: “The CITB Construction Skills document makes it very clear that ventilation is a necessary requirement, even if a vapour permeable underlay is used. It further demands that the ventilation should deliver guarantees on airflow area, wind uplift and rain penetration. “We forget how much moisture

accumulates in a building, be it newly built to current airtightness standards and drying out, or occupied – the average household generates up to eight pints of water vapour a day, simply by bathing, cleaning, cooking etc. That moisture goes into the warm air, rises, and condenses when it hits colder surfaces in the roofspace. Unless there is adequate ventilation in the roof to allow it to escape, that moisture stays in the roofspace, on the surfaces such as rafters, causing expensive long-term problems such as rot. Condensation also compromises the performance of any loft insulation. The message is clear: make sure you ventilate correctly when installing loft insulation.” Glidevale’s range of ventilator are detailed on its website www.glidevale. com, and are available direct or through the company’s partnerships with builders and roofing merchants.

hrough developments at Glidevale, a leading UK roof ventilation supplier, contractors have a simplified solution to achieving the demands, which are laid out in ‘General Requirements & Guidance for the Installation of Loft Insulation’, published by CITB-Construction Skills. The document says ventilation in the roofspace shall be the equivalent of a continuous 10mm gap at low level, achieved either by adding soffit or fascia ventilation, or slate or tile ventilators; at high level, the equivalent of a continuous 5mm gap should also be considered. It also requires that if no ventilation exists, then it should be provided, in line with BS5250. But the document goes beyond laying down requirements: it further emphasises the need for quality workmanship, to ensure insulation is properly installed and does not block the ventilation. Glidevale’s range of fascia, eaves and ridge ventilation systems and slate and tile ventilators offer contractors the most

Sustainable roofing showcase Kemper System’s stand at this year’s Ecobuild, taking place from 5-7th March, will mark the company’s return to the show for the second time, building on the success of last year’s Ecobuild with its Kemperol 2K-PUR solvent-free liquid waterproofing system and Stratex Warm Roof System.

K

emper System’s innovative Kemperol 2K-PUR solventfree and odourless system is the first solvent-free wet-onwet cold liquid waterproofing system available on the UK market and remains the only product of its kind available. The past year has seen a 33% growth in sales for the hard-wearing and durable waterproofing membrane, which bonds to almost any substrate to create a totally seamless, monolithic, U/V stable, elastomeric membrane. Based on an 80% castor-oil formulation derived from sustainable sources, the liquid system also incorporates a flexible nonwoven reinforcement fleece, which is manufactured using a 25% recycled plastic bottle content. As the resin saturates the fleece in a single application process, the cured membrane cannot delaminate. Offered with a 20-year warranty, the groundbreaking system is both solvent-free and odourless, making it not only ideal for sustainable new builds but also perfect for upgrades to occupied buildings as the lack of nuisance odours means that work can be carried out while the building remains

12

in normal use. Suitable for application on top of virtually all existing roofing materials, eco-friendly Kemperol 2K-PUR can even help to prevent excessive waste from being sent to landfill during roof upgrades by avoiding the need to strip out the existing substrate. Complementing the sustainability credentials of the Kemperol 2K-PUR system, Kemper System’s Stratex Warm Roof System offers a completely integrated warm roof system that incorporates primers, vapour barrier, insulation and waterproofing with a range of optional surfacing. Featuring a rigid PIR insulation board with a unique tongue and groove interlocking joint, the system significantly reduces cold bridging and gives a much smoother surface finish.

The ground-breaking system is both solvent-free and odourless, making it not only ideal for sustainable new builds but also perfect for upgrades to occupied buildings

protection fleece, which are manufactured from 90% recycled materials and factory bonded to maximise performance and simplify installation. Suitable for use with the Kemperol 2K PUR waterproofing membrane, Kempergro has a growing medium that is 100% composed of recycled brick, tiles and green compost, which is processed and graded to support an extensive range of sedum, meadow and lawn roof media. Visitors to Kemper System’s stand will be able to see how each of the systems have been used in practice, including how the Kemperol 2K-PUR waterproofing membrane and Stratex Warm Roof System have been used together on various high profile projects. There will also be a number of display areas where visitors to the stand will be able to view samples of the cured product to experience first hand the flexibility and durability it offers. Comments Managing Director of Kemper System, Harry Cowell: “Ecobuild was a great show for us last year and it’s fantastic to see that there is such a strong appetite for genuinely sustainable products and eco solutions amongst both specifiers and end users. The growth in Kemperol 2K-PUR and our Stratex Warm Roof System really demonstrates that specifiers are no longer playing lip service to sustainable construction but are genuinely putting sustainability at the heart of our built environment: Kemper System is delighted to be part of that move towards a greener future.” * enquiries@kempersystem.co.uk

Versatile ceramic granite facade “Across all sectors of the market, ceramic granite is the first choice for an increasing number of architects looking for a premium quality facade finish,” says Brian Newell, Chief Executive of Lancashire manufacturer and prefabricator Shackerley (Holdings) Group Limited, a leading supplier of ceramic granite ventilated facade systems in the UK.

and performance to any ‘natural’ stone, without bonding agents. Whilst ever more innovative and contemporary styling options are becoming available all the time, the real beauty of ceramic granite is that it can be produced to resemble stone such as marble or granite in its naturally hewn format. In performance terms, ceramic granite is exceptionally hardwearing (up to 8 on the Mohs scale) and without the flaws and weak points inherent in many quarried materials, facade panels of just 12mm thickness, (approx 25kg/ m2) can offer outstanding building protection, comparing very favourably with traditional cladding materials. This obviously reduces loadings on the substructure and building, and makes life easier for the installation team. Overall, the costs of procurement, prefabrication and installation of a ceramic granite ventilated facade are significantly less than for a quarried stone construction.

Enhanced durability

Above: Ceramic granite in travertine finish, specified by HLM Architects, proved to be the ideal cladding solution for the new Wilberforce Health Centre in Hull Above right: PHP architects specified starkly contrasting travertine and black polished ceramic granite facades to complement the striking design of the new Hotel La Tour in Birmingham

14

With almost zero porosity, ceramic granite conforms to all international freeze/thaw resistance standards and facade panels are totally resistant to airborne pollution and algae growth, most acids and alkalis, and graffiti can be removed with ease. Because of its impermeability and through-body colouration, patterns and graining, its stunning appearance will not fade, however extreme the weather conditions and UV light exposure. Shackerley supplies its ceramic granite facade panels in a prefabricated

‘installation ready’ format, for use in conjunction with its patented Queen’s Award winning Sureclad ventilated facade system which employs a special undercut anchoring system to provide a safe, secure and stress free fix. The company developed Sureclad over a decade ago, enabling the A & D community across the UK to benefit from the aesthetic and technical benefits of ceramic granite ventilated cladding. The system is fully compliant with CWCT standards for systemised building envelopes and NHBC technical requirements. At its ISO 9001 quality accredited production facilities in Lancashire, Shakerley offers the complete range of specialist prefabrication services required to transform large format ceramic granite slabs into ‘installation-ready’ ventilated facade panels. It also offers a comprehensive planning and design service and can provide expert advice at every stage during the specification, design and installation of the facade system. Specified by the country’s leading architectural practices, Sureclad facades are enhancing the appearance and environmental credentials of landmark buildings in every sector, from prestigious hospital buildings, hotels and university facilities to commercial office developments, large retail complexes and pioneering modular residential housing schemes.

A

fully vitrified precision engineered material, ceramic granite is made entirely from natural materials and can be supplied in a myriad of different styles, colours and finishes to meet the most demanding aesthetic specifications. Manufactured from a blend of refined clays, quartz, feldspars and metal oxides, it is pressed into large format slabs at extremely high pressures and fired at 1260°C, replicating the forces of nature, to form a material superior in strength

Cynics suggest a timber composite is not as green as natural wood. Stuart Burns, Director of Dura Composites, looks at why this simply isn’t true.

A

n independent report from CERAM UK confirmed that Dura Composites’ products meet the highest sustainability specifications. Not only is Dura Cladding made of 87% recycled materials, we achieved a world first earlier this year when we became the first timber composite supplier to become FSC 100% certified, guaranteeing the use of FSCcertified forests in our production chain

when specified. In terms of sustainability and costefficiency, a good quality timber composite cladding rates highly. Where hardwood cladding needs replacing after 15 years and softwood cladding every 10 years, a good quality timber composite should last over 25 years, even without painting or staining and just a basic clean every once in a while. were a selling point for Darin Shaikly, Managing Director of Lanswood Ltd, when specifying products for his Lanswoodpark development in Essex: “The use of high-end, eco-friendly and sustainable building materials has been at the heart of this project right from the very beginning. That’s why we were so pleased to hear about Dura Composites and team up with a supplier with such world-leading sustainability credentials.” It is expensive and time-consuming to manufacture cladding and decking that is eco-friendly; in fact, the NPD process which resulted in the creation of Dura Cladding was elongated substantially by the need to create a sustainable and ‘green’ product. However where manufacturers of cladding, which can’t boast these credentials have suffered in the recession, those that spent the time and money have flourished.

Roofing, Cladding & Insulation

Safe roof access There are various reasons to access roofs, including the need to complete tasks such as routine maintenance, equipment inspection, minor roof repairs, and changing HVAC filters. Less frequently, work may require employees or contractors to be on roofs for extended periods of time. Safetyworks & Solutions considers the precautions to take.

A

lthough recent years have thankfully started to see a reduction in falls from height, it still remains the largest cause of workplace fatalities and one of the main causes of injury. Therefore, it is vital that the most suitable roof safety systems are specified, installed and maintained. In addition to this, training of personnel to use the safety equipment correctly is essential too, and an area that can sometimes be overlooked. It may be necessary on certain roofs (including fragile roofs) to provide a level non-slip surface and, coupled with the increasing requirement for extended longevity of roofing materials, this has led to an increased need for the use of walkways. To meet this demand, Safetyworks & Solutions offer different types of roof walkways and all options can be installed in conjunction with handrail, fallguard or a demarcation system. By creating a designated walkway across the roof, maintenance costs are lessened as the amount of foot traffic is minimised, which in turn helps to extend the lifespan of the roof. It also allows for any roof maintenance works to be completed more easily and no additional end-user training is needed.

16

A peripheral fall protection system, such as Safetyworks & Solutions Fallguard System can be used in conjunction with their Flexideck Walkway System. This combination will ensure that if a user falls sideways, they will not pass through a brittle roof sheet. Where it is necessary to access highlevel plant and equipment a raised steel gantry system would be suitable. The gantry can be supported by steelwork installed at ground level, or can be suspended from existing structures. Maintenance operatives will then be able to achieve safe access onto roofs, voids and roof plant, and across obstructions.

â–

By creating a designated walkway across the roof, maintenance costs are lessened as the amount of foot traffic is minimised

the removal, replacement or reglazing to the roof light itself then a personal fall arrest system may be more appropriate. Access ladders offer a secure and steady access route onto, and across the roof for maintenance works, and in the event of a fire within the building, they could be one form of escape route out onto the roof. Steel ladders can be supplied with safety cage or vertical fall arrest systems for permanent access, and can also include landing platforms. Ladders should ideally not exceed 6m, and vertical fall arrest systems should never be used in conjunction with cages. Modem access ladders can be suitable for a variety of locations, including offices, public buildings, private housing and apartments blocks, and can be fixed onto wood, brick and metal structures. Access steps, safety harnesses and rescue chairs can also be used in conjunction with access ladders for disabled persons. * info@safetyworksandsolutions.co.uk

Improved safety

Roof lights are a major hazard on roof structures, and personnel accessing the roof must be aware of the drops around the outer edges. Covers or guardrail systems may protect roof lights, or alternatively, employees working around roof lights may be protected with personal fall arrest systems. The best method of protection depends on the nature of the work activities. For example, when employees are exposed because of the work that they are performing on the roof, then a guardrail system or cover would be most suited. If the work was
