ith January all but a distant memory, it’s time to look towards the offerings 2020 is presenting the construction and architectural industries. NE W S I N BR I E F: BAKERHICKS APPOINTED TO LSHTM FRAMEWORK BakerHicks, the multidisciplinary design and engineering company, has been appointed to the London School of Hygiene & Tropical Medicine (LSHTM) Designers Framework to deliver Structural Engineering services. The framework runs for seven years, and is open not only to LSHTM, but also the University of London, Birkbeck, SOAS University of London, The Royal Veterinary College, and UKRI MRC. It encompasses architectural, mechanical and electrical engineering, project management, quantity surveying and structural engineering. BakerHicks is one of four companies appointed to provide structural engineering. The LSHTM is renowned for their research, postgraduate studies and continuing education in public and global health. Ensuring its facilities continue to reflect their position as one of the world’s leading global health institutions is a key priority. This ambition has resulted in their selection of partners through the Designers Framework to provide best-inclass services to refurbish their current estate.
ARCHITECT HOLDS THE CODE TO THE FUTURE OF RESIDENTIAL DESIGN PROJECTS Design Haus Architecture, based in Nottingham, UK, is pioneering the use of virtual reality (VR) technology borrowed from the gaming industry to transform the architectural design process and allow clients to see if their the vision for their project has been captured from the outset of the scheme. Design Haus – which was set up by James Brindley in 2018 – is at the forefront of a new era of innovative architectural design, incorporating VR into the design process, allowing clients to step into the finished building and view it from all aspects before construction work has even begun.

FOSTER + PARTNERS WINS COMPETITION TO DESIGN ALIBABA’S NEW HQ IN SHANGHAI Foster + Partners has won the competition to design the new headquarters for Alibaba – the Chinese e-commerce giant – in Shanghai. As a new signature building for the company, it is set to showcase its unique working culture to the public. WWW.FOSTERANDPARTNERS.COM

uke Fox, Head of Studio at Foster + Partners, said: “We are delighted to be designing the new Shanghai headquarters for Alibaba, the world’s largest online retailer and e-commerce company. Our design emphasises the importance of communication, the integrity of the working community and above all, the creation of an image that reflects the standing of Alibaba. The scheme is truly designed
from the inside out, centred on a dynamic, sheltered public space capitalising on its amazing location with its views of the Huangpu River and the Bund.” Situated at Xuhui Riverside – a new, vibrant part of the city – the building boasts stunning views of the Huangpu River and the Pudong CBD. The building is formed around a central heart that opens up to create a large public urban room,
inviting people in. This creates an active social core, with viewing terraces overlooking the central space as well as the building’s principal entrances opening onto it. The building is designed to be extremely transparent, allowing people a glimpse into the world of Alibaba as well as preserving views to the outside. The unique building form has been guided by an innovative design process that uses a genetic algorithm to evolve the optimal massing. The algorithm combines several aspects that are crucial to the project, such as being highly responsive to the environmental conditions, maximising outside views and the specific area requirements for different functions, to create the most appropriate form. The design optimises the massing to provide the

JPG Group has announced two senior appointments as a part of its succession planning. Robert Redmond joins JPG as Director responsible for heading up the infrastructures team. Returning to JPG having taken a sabbatical, he has previously worked for a number of local and international consultancies and specialises in highways, drainage and infrastructure design. Owen Lokuciejewski-Taylor has been promoted to Associate Director and will lead the new Strategic Land team at JPG. Owen is identified as a rising star at JPG with great potential for both leadership and strategic support to clients.
Brewster Bye Architects has appointed three architectural assistants as part of its future talent development programme. Rebecca Hazzard joins as a RIBA Part 2 Architectural Assistant and Andrew Stanway and Ben Crayton as RIBA Part 1 Architectural Assistants. All three will work with the firm’s established teams on projects in the residential and commercial property sectors. Following an exciting period of growth, CPMG Architects has announced two senior promotions within its head office team. A ground breaking ceremony marked the official construction start of the £7m 54,000ft2 maintenance hangar and 15,500ft2 workshop facility at Norwich International Airport for Rigby Group, owner of Regional City Airports. The new hangar facility, which is designed to service two Boeing 737 aircraft, will accommodate the expansion of KLM UK engineering group, providing additional capacity to offer aircraft maintenance and repair services to customers worldwide. The workshop is 7.5m to its haunch and the hangar 13.0m, and will be constructed using a TwinTherm wall system, with Euroclad cladding, profiled to break up radar bounce back.

Three employees from BakerHicks, the multidisciplinary design and engineering company, are amongst the 137 young people named on the UK squad for WorldSkills 2021. Darren Houston, Mona Nawaz and Connor Patterson have been selected for the UK Building Information Modelling (BIM) team following their strong performances at both the Regional and National legs of the competition series. They will now embark upon an 18-month training period, at the end of which one of them will be selected to represent the UK at the WorldSkills competition, which will take place in Shanghai on 22nd and 27th September 2021.

ARC H IT EC T I N P RO F I LE Sally-Anne Balmer, Architect and Technical Team Lead at NBS, took the typical route to qualify as an Architect in the UK via a combination of academic studies at Manchester School of Architecture and two years’ experience in the industry before final qualification. Being a member of the RIBA and subscriber to the NBS for several years, she was interested in gaining a different perspective of the construction industry. Joining NBS has allowed her to develop her research and technical authoring skills within the emerging digital environment and offer suggestions for tool improvement from a subscriber’s viewpoint. NBS
SALLY-ANNE BALMER is an Architect and Technical Team Lead at NBS materials to reduce cost while maintaining design integrity. The centre received five design awards, including ‘Building of the Year’ and ‘Best Innovative Design’ and it was a fantastic feeling to receive such public recognition of our hard work.
Had you always wanted to pursue a career in architecture? Yes, although I nearly took an engineering route coming from a family of engineers! I have always enjoyed the application of design in problem-solving, and fascinated by the influence that good (and poor) design can have on the quality of the built environment and human nature. Architecture offers the opportunity to contribute positively to an individual’s experience as well as the broader society. I soon realised the multi-faceted nature of architecture meant that it was the career that ticked all these boxes.
What do you think is the greatest challenge for architects today? Raising awareness of the importance of design has always been a challenge and remains so. Current construction processes are increasingly complex and under greater financial and time pressures. The validity of the design process is still somewhat undervalued. It is crucial that sufficient time is allowed at the enabling stages to allow the remaining process to proceed efficiently with reduced risk. Having a structured and collaborative approach can maintain consistency and help minimise errors. NBS has developed NBS Chorus with this in mind, which assists design teams in a collective working environment and significantly improves communication, accountability and verification as projects progress.
What has been your most notable project to date? In terms of successfully delivering a brief on an incredibly challenging budget, project managing the delivery of a new Youth Intervention Centre, ‘The Space,’ for a charity group in Manchester was a standout project. Working with an enthusiastic team to develop and see the design realised on a constrained site with a challenging budget, we investigated different construction methods and FC&A – FEBRUARY – 2020

What can we expect to see from NBS over the next year? Firstly, we want to keep improving our cloud specification platform, NBS Chorus. One big priority here for us is to focus on audit trail, publication history and tracking revised information through the project timeline. Increasingly, the industry is demanding a transparent process for information management that results in record information at handover. We think that our collaborative platform, NBS Chorus, will be a best-in-class industry tool that delivers this for our customers. We are also working on improving the content we deliver for manufacturers. Specifiers need this to be consistent and know all of the information is there so they can make the right decisions quickly. By focusing on enhancing this area of NBS, we can help our manufacturer customers provide greater value to our specifier customers. Finally, we don’t want to do this just in the UK. We now have NBS established in both Canada and Australia, and we want to push on making NBS the de-facto standard method of specification writing in an increasing number of countries internationally.

BESPOKE EVOLUTION POWDER COATING REVITALISES PART OF LONDON’S COVENT GARDEN Working with architect firm Brimelow McSweeney, Powdertech Corby has developed a bespoke textured red/gold powder coating within the Evolution range, a collection that reflects the beauty of natural metals and metal patination. or the refurbishment of St Martin’s courtyard, originally developed in 2011 as a mixed-use restaurant and retail destination, the architects wanted a particularly eye-catching new coating for the facades and panelling enclosing the courtyard space and its entrances. The objective was a finish that would appear to change in colour and tone as the sun moves across the sky, finally being illuminated from within the panels as dusk falls. ‘’Brimelow McSweeney and the developer visited our plant to see powder coating in action and discuss the shade they were looking to achieve. We made a range of Evolution sample panels, and the final choice was a red/gold shade with a highly textured surface, rather like large golden raindrops. It seems to glow, with or without sunlight. We called it ‘Molten Rain’”, said Richard Besant, Director at Powdertech. Large petal shapes formed by perforations in the aluminium are illuminated by light-boxes at night to create a warm and welcoming atmosphere. Around 500m2 of flat and perforated aluminium facade were coated in Evolution ‘Molten Rain’, carrying a 25-year guarantee for gloss, colour and adhesion; as do all Evolution finishes. All powders in the range are Qualicoat Class 1 approved or better. This unique shade forms an appealing backdrop for visitors enjoying eating, drinking and shopping within the courtyard space.

A MODERN-DAY CLASSIC Originating from an architectural competition, the Drummondville Library in Drummondville, Canada, transposes the historical, cultural and poetic essence of the region into a studied urban and architectural composition. CHEVALIER MORALES ARCHITECTES
E
ver since the Canadian city was founded by a garrison of soldiersturned-farmers 200 years ago, the Saint-François River has been the main protagonist in the historical and cultural tale of Drummondville and the central Quebec region. Crossed by a railway a few years later and exploited by a series of hydro-electric dams, the Saint-François River enabled the city to develop its main economic drivers: industry and turbines. Following a difficult period, Drummondville is now embracing the future thanks to its intensive efforts in economic development, welcoming the new library as the culmination of these efforts and as a dynamic civic space in the heart of the city centre. A civic space that fills the site The architects worked with the entire site; they considered the library building from a broader perspective – as a civic facility part of a large integrated civic complex within a park. The main objective was to use this project as a catalyst to reverse the growing isolation the site was facing as it was becoming cut off from Lindsay Street, the main commercial and humanscale avenue of the city. To address this problem, they engaged a dialogue between the other project on the site: the skating rink, as well as the various components of the library. Physically, the project positions itself on the site in relation to the power line, positioning itself on either side of the 16
easement. Using the axis of the power line as a mirror, the main library building sits along the easement line to the east, linked to Des Forges Street, while the skating rink and its accessory building are on the west side. This strategy creates the impression of a single larger project, reaching Lindsay Street with a linear walkway along a garden – the Jardin des Voltigeurs – and creating a public space on the street, which can be used for seasonal events. By locating most of the parking to the south alongside the big box retailers, which also creates a visual and sound barrier, all the project’s components fall into their appropriate place. This organisational structure of the site

both grounds the library and allows the municipality to gradually increase programming to reflect the seasons and the municipality’s sports and cultural development priorities. The site will vibrate to the rhythm of festivals, day camps, hockey games or even host Christmas markets. While developing the project, the architects were also attentive to the lighting of the site, including elements such as an electric meadow in the Jardin des Voltigeurs, a series of light points along the power line and the walkway, and by installing illuminated soffits under the building’s overhang. This electrical park is a tribute to one of the important aspects of Drummondville’s history, electricity.

Organisation of the library The layout of the library and other programming elements, such as the Drummondville Historic Society and the Arts and Culture and Immigration Department, is untraditional. From the outset, the architects decided that people should be able to enter the site freely, as one would a shopping centre or a train station. A cafe was, therefore, placed at its centre with tables positioned to take in attractive vantage points or offer privacy. Alongside the required secondary entrances, two main entrances were created, one opening onto the car park and the other opening onto the park on the Des Forges Street side, which can be reached through the linear walkway and the Jardin des Voltigeurs. The building can remain open outside library hours by closing the entrance opening onto Des Forges Street, sealing off the north staircase and closing technical services to the south. This approach leaves only the circulation counter in the central space accessible, which has a minimal impact on the area due to its discrete hotel lobby counter design, which equally encourages the use of the automated circulation services. This enables the multifunctional room to come alive both in the evening as a space for theatre or during the day as a multi-purpose space. With dressing rooms and a control room, the multifunctional room is equipped with a stage that can open onto the inner courtyard when the curtains are drawn. This room, located in the centre of the library near the main staircase, can accommodate a hundred people and has complete scenographic and multimedia equipment for the performance of shows, training, municipal events. At the centre of the area, within an impressive double-height space, unfolds the vertical circulation: a grand sculptural staircase composed of two off-centred helical stairs, opening several vantage points onto the library, the exhibition areas and the garden adjacent to the periodical reading room. The large intermediate landing of this staircase serves a dual purpose: it can be used to showcase collections or objects on display and gives visitors a place to pause or change direction, reinforcing the idea of free circulation. The two gardens remain present on the second floor and help define the level’s two main areas: fiction and non-fiction for adults, the latter also leading to the terrace located to the south. Between these two areas on the south side of the library is an electronic library and an area for teens, both adjacent to the bleachers. These create both a space for families, bridging the children and adult areas, and a unique space that offers views of the skating rink and winter sports, or, in summer, views of an area where a wide range of activities can take place.

Iron slag, blue steel and wood – the building envelope The design of the building envelope stems from several considerations. First, the architects created a highperformance envelope in terms of sustainable development, appropriate for a library while ensuring a certain uniformity. Translucent glass panels cover a stainless-steel envelope, ceramic glass panels control solar gain, and transparent panels offer directed views of the site and provide natural light for the work, relaxation and reading spaces. Secondly, a unique specificity was given to the envelope by embedding physical traces of Drummondville within the thickness of the envelope. The architects drew inspiration from the iron slag; the bluetinted residue is a reminder of the first heavy industry in Drummondville, large quantities of which were produced and likely the foundations of several local streets. The milky appearance of this industrial by-product can also be associated with the whiteness of ice. At certain moments in the envelope, the use of perforated steel creates a bluish watermark behind the ceramic or translucent glass, a reminder of the iron slag. Combined with the warmth of the worked wood in the staircase and the wooden floor on the second floor, the blue tint gives the envelope a unique dimension.
The environmental dimension The sustainable development vision of the Drummondville library remains, still today, prospective and evolving. The current technical knowledge simplifies the answers to the immediate imperatives of cost and increasing the comfort within the space. The basic electromechanical concept is based on flexibility, ensuring the current equipment can adapt in the future to the evolution of knowledge and technologies. In the meantime, a heat exchange system between the rink and the library optimises the financial, energy and environmental resources of the community. FC&A – FEBRUARY – 2020
These two complementary uses, which require opposing hot and cold requirements, allow loop energy transfer for nearly six months of the year, reducing the scale of energy systems and energy demands. Without compromising performance improvements in the future, today’s technical capabilities exploit the integration of collective resources to ensure an exemplary and sustainable development of the financial and environmental resources of the Drummondville Library project.

This is the driving force for a growing number of developers who are putting people, and particularly community, at the heart of what they do. Factors such as good design or a convenient location alone are no longer enough, leading to a growing trend in mixed-use developments. Mixed-use developments combine both commercial and residential aspects. In short, they allow people to live, work and play in a concentrated area, writes Founder of Blackswan Property, Marcus Hawley. Another big factor for this generation when choosing their base is community. In 2018, a joint study carried out by BBC Radio 4 and the Wellcome Collection found that young people were the most likely group in the UK to experience loneliness. A recent YouGov survey backed this up, revealing that 30% of millennials say they always or often feel lonely. Many mixed-use developments incorporate amenities that encourage community, such as coworking spaces and gyms. Mixed-use developments are also a response to a change in consumer behaviour. With the rise of convenience culture, physical retailers are suffering and struggling to attract younger shoppers through their doors. With many mixed-use developments bringing retail and residential together, or retail and office space together, the choice to shop locally is placed right on people’s doorstep. Mixed-use retail tenants generally benefit from the recurring spend of local residents who are more likely to visit mixed-use properties more often than they would visit a single standalone store. A GLASS ACT Why is glass such a popular material for commercial buildings, and how can the material be used to overcome challenges such as space, light and acoustics while helping buildings to meet sustainability requirements? Simon Boocock, Managing Director of CRL Europe, takes a look. CRL EUROPE
P
ractically and aesthetically, balustrades are one of the most important features of a staircase, and in commercial environments, they are now frequently being designed to be a focal point of the building’s interior. In terms of materials used, glass is increasingly being used, not only internally but also for building facades. Able to withstand a great deal of wear and tear due to its sheer durability, glass facades, including ventilated glass facade systems with an open structure, are now quite commonly seen on new buildings and are added to older architecture as an extra layer of protection against the elements. Internally, one of the biggest challenges faced by architects on commercial buildings is lack of natural light; with lots of rooms within rooms, the flow of light is often halted, leaving the interior dark and uninspiring. Research suggests that the more natural light there is, the greater the wellbeing of the building’s occupants, leaving specifiers with a challenge on their hands in creating a light-filled, inspiring open-plan space with good acoustics. The use of glass enables natural light to flow and a high-end look to be achieved, while acoustics and privacy levels can also be managed effectively. FC&A – FEBRUARY – 2020
The cost-effectiveness of glass is another advantage – this very durable material will last a long time and creates a timeless impression, so won’t need to be frequently replaced with any modernisation of a building’s interior. Letting natural light through will also save on energy bills, making glass a very costeffective resource too. One of the potential pitfalls of the overuse of glass for commercial buildings though, is the effect of solar heat gain; warming a building with the flow of natural sunlight certainly increases energy efficiency and makes for sustainable construction, but too much uncontrollable heat will make the interior uncomfortable. Glass balustrades and facades were, therefore, the preferred choice for specifiers working on the new United States Courthouse in Los Angeles, a 10-storey, 633,000ft2 facility with 24 courtrooms and 32 justice chambers. The structure features a distinct cubeshaped design, with a serrated glass and aluminium facade that adds aesthetic depth, while effectively mitigating solar heat gain and adding to the overall sustainability of the building. Contractors faced strict construction schedules due to the building’s central location in Downtown LA, so internally an all-glass dry-wall glazing system was used, practically halving installation time compared to a wet-glazed alternative. Circulating light throughout the building due to its use on stairways, walkways and on floor ledges overlooking the atrium below, the dry-wall system was straightforward to install with the minimum of fuss and downtime while ensuring safety was always given priority, for the installers and ultimately, for the end-users too. 26
Driven by sustainability, the allglass aesthetics of the United States Courthouse ensure the flow of daylight is optimised, and energy consumption is reduced while creating an open, collaborative working environment. From a practical viewpoint for specifiers and installers, toughened glass, wherever it is used in a building needn’t be difficult to install or maintain, as is evident in the above example. With the right systems chosen, glass systems can be straightforward to fit, even retrospectively, enabling the openplan space to be easily adapted to suit changing requirements. Dry-glazed systems, such as the one used for the United States Courthouse, are particularly effective for modern interior designs as they are quick and easy to install, ultimately providing maximum transparency and an elegant appearance.

IR35 AND THE CONSTRUCTION INDUSTRY IR35 is coming into play for medium- and large-sized private companies from April 2020, following its roll out in the public sector in April 2017, writes Phil Beardwood, Compliance and Assurance Director at the Morson Group. MORSON GROUP

ithin construction, this will create a seismic shift in attracting and retaining talent, as well as changes to supply chain relationships and business operations.
What is IR35? IR35 is tax legislation applying to contractors who don’t work in a way that meets a ‘self-employed’ criterion set by HMRC. These varying criteria include the amount of control a client has over where, when and how a worker completes their role; whether, if the worker suddenly became unable to work, they could supply a substitute, and whether the worker is obliged to accept work offered to them by the client. Currently, contractors in the private sector determine their own IR35 status, but from April 2020, medium and large businesses will become responsible for such status determinations. For the construction industry – from specifiers through to on-the-ground labourers – IR35 will pose serious disruption.
Operational change IR35 doesn’t just pose a risk to your business operationally, but also financially. HR and finance teams are debating the best ways to deliver riskaverse strategies that wouldn’t result in a huge shake-up of existing operations and processes or risk hefty fines from HMRC. FC&A – FEBRUARY – 2020
IR35 isn’t a one-size-fits-all approach. Any business found not to have taken ‘reasonable care’ to determine IR35 status for every individual engaged via a PSC (Personal Service Company) are only increasing their chances of a penalty. The 2014 Agency Workers Intermediaries Legislation also changed the construction industry, seeing many sole traders move to Personal Service Company models so that a CIS deduction would mitigate against any tax risk. But IR35 will still apply, even when CIS has been deducted.
Availability of talent Any contractor deemed in scope and moved to PAYE will see a huge impact on their income. As such, many will migrate to projects that see them fall outside of IR35, so they can maintain similar ways of working and living. This will leave organisations already struggling to source a high-quality workforce, at an even greater risk. And the power is still in contractors’ hands. Once IR35 comes into play, contractors need only compare two potential clients and what they will do to ensure they can work outside of IR35, and choose the best option as their next role. Meanwhile, those willing to move to PAYE will demand greater benefits and increased rates to compensate against any losses. 28
Impact on your supply chain A lot of businesses within construction engage directly with contractors meaning they’re doubling their risk as both the end client and the fee payer. In those instances, it’s better to engage with an agency supply chain, like those operating within the Morson Group, so that some of the risk is mitigated. Following lessons learnt from the public sector rollout, HMRC has also insisted that every private sector organisation produce a status determination summary (SDS) that outlines the reasons to deem an individual inside or outside of IR35. However, this will also have to be supplied for every party within the contractual chain. Few organisations in construction have full transparency of their supply chain, which poses a substantial risk of being caught out.
Act now There are just weeks left to get your house in order. Aside from the threat of fines from HMRC, those who don’t take the necessary steps to deliver IR35 properly, and deem those inside or outside correctly, will ultimately lose talent to their competitors who do. The future success of any construction company will come down to its ability to attract and retain this talent, so while IR35 may seem like challenging Everest, prioritising it now to ensure your business is future-proofed and able to meet the demands of candidates, will reap the long-term benefits.

GOOD DESIGN REDUCES RISK IN TALL BUILDING CONSTRUCTION During construction, buildings can be more vulnerable to fires than when completed. In the event of a blaze, a tall building’s riser often acts like a chimney and, therefore, needs protection to ensure flames do not move from one floor to another, writes Nick Atkinson, Director at Ambar Kelly. T
he riser shaft is an artery for a myriad of vital utilities such as pipework, ductwork and electrics. However, without sufficient forethought, a riser can be fraught with danger. Falls from height, flood – and the great risk that is fire – the risk percentage rises when designers relinquish responsibility for the design of the riser’s internal maintenance flooring. When designing a building, it is imperative to adopt efficient safety measures which eliminate risks – such as fire – from having devastating impacts. According to the ‘General principles of prevention’ outlined in ‘CDM 2015’ Managing health and safety in construction, duty holders, including architects, are instructed to avoid risk ‘where possible’; advice which appears a little ambiguous to say the least.
Eliminating risk through design HSE standards indicate that buildings over 18m must have sufficient horizontal compartmentation every 10 floors to prevent the movement of smoke and flame rising through the shaft, up FC&A – FEBRUARY – 2020
and down the building. Furthermore, whilst there must be horizontal compartmentation on every 10th floor, this design must be able to truly prevent the spread of smoke and flame. To echo the wisdom of the philosopher, Erasmus, ‘prevention is better than cure.’ By adopting effective fire protection methods in the design stage, tall buildings are more resilient in the event of fire. However, the devil is in the detail; as what might appear to be a minor concern, such as a faulty door fitting, could actually compromise safety. Serious accidents are often the result of a series of seemingly trivial incidents such as the King’s Cross fire in 1987 – the largest shaft fire in living memory. The blaze started in an escalator shaft leading from the Piccadilly line to King’s Cross station concourse, when a dropped matched caused a fire beneath the wooden escalator itself. The fire went up the shaft in a dramatic flashflame and burst into the station’s ticket hall at the top of the escalator. In total, 30
31 people were killed, and at least 100 others were injured in the incident. Now, if lessons are to be learnt from the King’s Cross tragedy, it’s this: it was a shaft fire. Therefore, it’s the duty of designers, architects and the like to look at subterranean stations the world over as shafts, rather than underground terminus, and apply the same fire safety design methods to the riser zone in tall buildings. Ultimately, shafts by whatever name is applied have the same inherent risk, and applying these vital lessons is a must to protect people and property from similar incidents. Solid steel barriers capable of withstanding temperatures up to 1000°C facilitate passive fire protection measures when installed within a riser zone. It’s a solution that when combined with insulating products such as fire compound, can offer more than two hours of protection and prevent deadly fire spread. Avoiding risk ‘where possible’ just doesn’t help in the event of a fire. It is thus the responsibility of designers, specifiers, engineers and contractors to look holistically when designing the riser zone. Shifting responsibilities onto parties who are themselves displacing it onto others is no way to design buildings which should prevent the spread of smoke and flame in the event of fire.

and to witness their growing dominance in architecture and interior design. Today’s architectural powder coatings can bring life to a piece of metal, turning its appearance
into wood, stone or decorative and aged metals such as copper and bronze. Powder coaters can certainly claim to be the modernday alchemists. Moreover,

recent advances in powder technology and application now mean that these finishes can play a major part in incorporating environmental sustainability to building projects.
Abundance and recyclability Using aluminium, or steel in preference to more scarce materials is significant in an era fully aware of the need to protect natural resources. Aluminium is the most abundant metal in the earth’s crust, and iron (used to make steel) follows closely behind. Both metals are highly recyclable; 75% of aluminium in use today has been recycled. For architectural applications, aluminium has a huge range of advantages over other materials. It has an exceptional strengthto-weight ratio and can achieve long spans leading to fewer fittings and faster installation. It is ductile and can, therefore, be formed into complex shapes and profiles. The products can be flat, curved, perforated, expanded or sandwiched with other materials. Not least of its advantageous properties is its light weight, making it an easy material to work with and transport.

Powder coating – Evolution ‘Ruling the Waves’
No staining from or leeching of harmful chemicals The anodising process uses acids, dyes and rare metals to create different colours, and the waste products can be detrimental to the environment. Similarly, the natural appearance of rusted steel has been popularised by the product Corten, but the rusty surface still leeches colour and can stain surrounding materials and potentially affect groundwater. A powder coating emulating anodised aluminium or rusted steel will not leech colour. Furthermore, powder coating provides colour consistency between panels and does not require expensive grade aluminium, as used for anodising. Stone and terracotta used for building looks magnificent and prestigious, but a rigorous maintenance routine will be needed to keep it looking at its best. Products to prevent lichen and mildew are not generally environmentally-friendly whereas powder coatings need only a quick wash over with water and a basic detergent to remove and prevent staining. Terracotta is porous, heavy, has a poor resistance to tension and can fail due to weathering, atmospheric pollution that causes salt formation and the cycles of freezethaw. Powder-coated aluminium suffers none of these issues.

Powders are ‘greener’ than you might think Powder coating has no effect on the recyclability of aluminium or steel and has, itself, clear environmental advantages over wet paints and liquid wood treatments by being a dry powder, with no solvent, and, therefore, emitting no volatile organic compounds (VOCs). Powders contain no halogens or heavy metals, and there is no hazardous waste. The coating process is a factory-controlled application taking place in a sealed booth and excess powder is collected and re-used so waste is minimised. Where wood, stone and decorative metals have been the materials of choice, in most cases, it is the appearance of these materials that is desired, rather than their inherent properties. Lightweight, strong and recyclable aluminium when powder coated can resemble these natural materials and satisfy the aesthetic requirement through using architectural powder coatings as
credible alternatives to natural or scarce materials such as stone, wood, terracotta, copper and bronze and to the processes of anodising and Corten steel.
Saving trees and increasing CO2 absorption A wood-finish powder coating on aluminium or steel has considerable benefits over the ‘real thing’ with greater strength so that long sections can be used with fewer fittings and quicker installation. Wood on a building looks attractive when clean, free from lichen, mildew and general staining but needs long-term maintenance routine to keep it looking that way. Powder coatings, on the other hand, need minimal maintenance with no varnishes or special treatments and will not rot, warp or develop mildew. Decorative and patinated metals such as copper, bronze, gold and silver are far less abundant than aluminium and, therefore, more expensive. Nowadays, designers consider whether these rarer materials should be used at all when there are impressive alternatives. Aluminium and steel will always be preferable as building materials, and if their appearance can achieve the desired effect through powder coating, then the benefits are multifaceted – a ‘win-win’ situation.
Reflecting nature Consistency within powder batches is a known benefit of powder coating, especially for modular builds, allowing the colour to be consistent across the development. Where variation in shade and tone is needed, reflecting that found natural materials, powder coating again meets this need to give a ‘consistent inconsistency’, achieving a realistic overall impression. Powder coatings can impart many different appearances to aluminium, allowing architects and designers to introduce the appearance of stunning, natural materials into their projects without raising environmental concerns. CREATING A HEALTHY ENVIRONMENT FOR FUTURE GENERATIONS A healthy building supports the physical and mental wellbeing of its occupants whilst doing as little damage to the environment as possible. Through the use of natural materials, healthy buildings establish a sustainable and durable structure, establishing a higher energy efficiency, says Adrian Judd, Operations Director at Steico UK. he UK’s current housing stock will make up 80% of the entire nation’s supply of houses by 2050. This gives us 30 years to improve the way we construct new buildings and retrofit existing buildings, to secure a healthy environment for future generations.
The benefits of healthy building At present, around 35% of our global resources and 40% of energy use are consumed by our buildings. They also contribute to around 40% of global carbon emissions. These numbers can be substantially decreased if we adopt healthy building as the ‘norm’ across the entire construction sector.
1. Improved indoor air quality In the design and construction of a healthy home, careful thought is given to the resulting air quality of its internal environment. FC&A – FEBRUARY – 2020
Due to their vapour-permeability, natural materials facilitate the airexchange between a home’s internal and external environments. This allows water to be released, mitigating the risk of mould or condensation. Also, natural materials won’t release the same toxic fumes into the environment as their synthetic alternatives, reducing the amount of pollutants within the internal environment of a building.
2. Improved energy efficiency Natural materials also have the benefit of high thermal efficiency. Natural insulation – made from materials such as wool or woodfibre – absorbs and releases moisture from the building’s internal environment, keeping it much warmer and consequently reducing the need for artificial heat, even during winter months. Healthy buildings are designed to maximise natural light – which has been 34
proven to improve productivity and focus by helping regulate sleep cycles. Aside from the psychological health benefit of this, increased natural light also reduces the need for artificial light. The decrease in reliance on artificial heat and light within our homes or workplaces reduces their overall carbon emissions.
3. Carbon storage properties Natural wood materials have the capability of carbon capture and storage (CSS) as trees sequester CO2 during their lifetime, storing it in their branches, trunks and leaves. In timber buildings, this CO2 is stored within the structure of the building. The carbon will only be re-released into the atmosphere through burning or decomposition when the wood reaches the end of its lifecycle. As such, using reclaimed or recycled wood wherever possible can prolong the carbon sequestration.

4. Increased sustainability Natural materials are also sustainable, so they don’t exhaust natural resources and can be used without risk of adverse impact on the environment.
The foundations for healthy building On average, people spend around 80% of their time indoors, so it’s vital to consider the impact that our buildings have on our physical and mental health. However, there’s currently no legal standard in the UK Building Regulations which sets out how a building should perform to enhance the health of its occupants. Optional standards, however, such as the WELL Building Standards, outline key things to consider to construct a healthy building. The WELL standard is a performance-based rating system for measuring, certifying and monitoring features that impact human health and wellness in the built environment. The rated categories are air, water, nourishment, light, fitness, comfort and mind.
Where to start? It may be difficult to know where to begin when setting ocut to construct a healthy building, so here are a few things to consider: Sustainable materials: Sustainable materials have little impact on the environment, so using them within a building will help to reduce our negative impact on the planet. Wood is a sustainable material and can be used in various areas of a building such as the structure, insulation, flooring and even furniture. Recycled materials: There are many recycled materials which can be used in a healthy building: reclaimed wood, recycled glass, recycled plastic and even repurposed tins can be used in some form within construction. If it’s impossible to use recycled materials, it’s important to consider using materials that can be recycled in the future. Natural insulation: Natural insulation is not only a great way of improving energy efficiency but also allows air exchange between internal and external environments and its production also has minimal impact on the environment. Natural materials such as wool and woodfibre also have carbon capture capabilities, as previously mentioned.
Building to secure a healthy future The construction industry has been identified as one of the key sectors in need of an overhaul to achieve the 2020 global targets of the EU. The responsibility for this lies with the entire industry – from architects and builders, through to designers – to drive the need to minimise the impact that buildings have on our environment. Making healthy buildings the industry standard is fundamental in achieving this. The impact of healthy building goes beyond protecting our environment and creating a healthy planet for future generations. A planet of healthy buildings will have cleaner air, reduced carbon emissions and – most importantly – healthy and happy people.

UNCOMPLICATED DEMENTIAFRIENDLY BATHROOM DESIGN In the UK, the number of people aged 60 or over is expected to pass the 20 million mark by 2030. With an ageing population, dementia is on the rise. Here, Stuart Reynolds, Head of Product and Marketing at AKW, discusses how architects and house-builders can design longevity into their build projects by creating bathrooms that are more dementia-friendly, promoting both dignity and safety for an ageing population. AKW
Dementia-friendly bathroom design Those living with dementia experience a range of issues, including memory loss and disorientation. This can prove particularly dangerous in the bathroom, where hard surfaces and water combine to make falling an ever-present risk. However, by following some basic guidelines, it is possible to create dementia-friendly bathrooms, using a person-centric approach to design.
To overcome visual confusion: Flooring: Consistent flooring shades are crucial as a person with dementia can interpret a change in floor colour as a step, leading to trips or falls on a level surface. Dark colours can seem like gaping holes, and a speckled effect can appear to be flecks of dirt. Ultimately, a light, uniform colour such as those in the AKW anti-slip vinyl flooring range are ideal. Walls and contrast: Incorporating contrasting colours in bathrooms can help users with dementia to effectively define and locate separate sections of the room, such as the shower and toilet areas. For example, contrast should be used to help differentiate a grab bar from a wall and the toilet seat from the pan. A minimum LRV (light-reflecting value) of 30 points of difference between colours is needed. Lighting: Sufficient light levels are needed in areas where specific tasks are undertaken. This means that a mix of task-specific lighting and increased overall ambient lighting will ensure the bathroom is sufficiently lit. According to a lighting guide prepared by AKW and occupational therapists from The OT Service, people with both sight loss and dementia benefit from increased light levels in the bathroom of 600-700 lumens per m2 for general lighting and 700-800 lumens per m2 for task lighting.

Mirrored surfaces: For a number of people with dementia, the reflection of their faces can make them think another person is in the room with them. To overcome this, it is wise to fit a roller blind above the sink, so the mirror can be covered when necessary.
To manage reduced safety awareness: As dementia progresses so too does the loss of safety awareness, making those with the condition especially susceptible to scalding: Thermostatically controlled taps and showers are very important additions, ensuring safe and stable temperatures Exposed pipework should be avoided and only low surface temperature radiators and towel rails installed AKW’s dementia-friendly SmartCare Plus shower automatically shuts down after 30 minutes of use, to avoid accidental overflows.
To minimise trip hazards: People with dementia are twice as likely to fall as their peers, as a result: Avoid sharp edges on any products installed in the bathroom and avoid the use of floorstanding furniture Replace the bath with a level access shower to reduce trip hazards and include a shower seat to reduce the likelihood of falling when showering Choose PET plastic shower screens, such as AKW’s Silverdale screen panels, rather than glass ones.
Dementia design in practice in Manchester An example of dementia-friendly design in practice is a recent project that involved The Manchester Local Care Organisation. This community-based care organisation is used to looking at design differently, and its equipment and adaptations service took an innovative approach to lighting 37
two accessible bathroom refurbishments; one of which was for a person with dementia in an owner-occupied property and the other was for a person living with visual impairment in a shared ownership property. Following talks with AKW – where the company’s new Task Focused Lighting Kit and ‘occupational therapist advised lighting guide’ were discussed – the team at the equipment and adaptations service decided to introduce the lighting to two of its up-and-coming bathroom refurbishments, as people with mobility issues, dementia or visual impairments need more tailored light to navigate and use the space easily. With this in mind, the total refurbishment of both bathrooms not only included the replacement of baths with wetrooms, new tiling and flooring and accessibility features – such as grab-rails and shower seats – but the lighting was also installed as per AKW’s Task Focused Lighting Guide recommendations. This meant that in each space, the inadequate incandescent lightbulbs were replaced with one long-lasting, bright (1764lm) ambient LED ceiling lights for general illumination. In addition, five narrow beam (30º) ceiling LED task lights were installed: three over the shower area and one over both the basin and toilet. John Roberts, Senior Technical Officer at Manchester’s Services for Independent Living, comments: “The overarching mission of The Manchester Local Care Organisation is to make a positive contribution to help people in Manchester live longer and enjoy better health than many do now. As well as specifying highcontrast tiles for both installations, to minimise any confusion when navigating around the space, we specified AKW’s lighting kit. The feedback from both properties relating to the lighting and contrasting tiles and floorcovering has been overwhelmingly positive, and we are looking to roll-out the use of this lighting in further refurbishments.”
Promoting independence through good design A dementia-friendly bathroom is not just about highlighting risk areas and resolving issues, but it is about promoting independence. With a welldesigned bathroom space, a person’s wellbeing and confidence are boosted, enabling them to engage more readily in day-to-day activities in a high-risk space. With a little time and investment, architects and builders can create dementia-friendly bathrooms that have the potential to promote independence for years to come, as well as to help reduce accidents in refurbishments and new homes across the UK.

TECHNICAL INSIGHT: THERMAL BREAK SOLUTIONS
SCHÖCK THERMAL BREAK SOLUTIONS SPECIFIED AT HENDON WATERSIDE Minimising energy use in buildings by improving the thermal performance of the building envelope has become increasingly important in the drive for sustainability and energy efficiency. And the prevention of thermal bridging is critical with structural attachments, such as balconies. This was a particularly important consideration at the extensive new Hendon Waterside project. SCHÖCK
I
n recent times, we have seen the adoption of more stringent envelope thermal performance requirements in the relevant Building Regulations, also voluntary certification schemes such as BREEAM and Passivhaus. These include requirements to reduce heat flow through the walls, roofs and floors. Adding insulation to the building is one obvious way to do this, but insulation is not effective if there are easy heat flow paths around it. As a result, codes and standards are progressively moving to requirements based on effective thermal resistance, which requires identifying and minimising thermal bridges in the building envelope. Thermal bridges can be defined as being localised areas where there is a higher thermal conductivity than the adjacent areas. A typical example of a thermal bridge in the building envelope would be where materials with high conductivity penetrate the insulation layer – balcony connections being a particularly good example. Its presence in a building assembly will result in higher heat transfer through the assembly and colder surface temperatures on the warm side. This is likely to cause condensation on cold FC&A – FEBRUARY – 2020
surfaces, leading to issues such as much higher energy use for heating and cooling; non-compliance with Building Regulations; corrosion of metal elements and structure; decay of wood-based materials; degradation of insulation performance – and mould growth with its associated health concerns.
Prevention of thermal bridging is critical For any large-scale project involving a variety of balcony types, it is critical that the prevention of thermal bridging is addressed early in the design process. One current project with a challenging variety of balcony connection requirements is Hendon Waterside, North West London – situated alongside the Brent Reservoir. The reservoir straddles a large area on the boundaries of Barnet and Brent at West Hendon, and the 170-acre mixed-tenure housing development being built alongside it will see the regeneration of a 1960s housing estate. Construction at West Hendon is in six phases and completion is scheduled for 2027. The redevelopment of the West Hendon Estate offers the opportunity to establish a clear 38
visual connection between the site and the Welsh Harp, whilst respecting its important ecology. The masterplan has been developed in partnership with the London Borough of Barnet, Barratt London and Metropolitan Housing Trust; and incorporates social, affordable and private housing, new public parks, a primary school, community centre and commercial space for small cafes or shops. In addition, the masterplan proposals seek to reconnect what has become an isolated site to the surrounding streets and open spaces by developing a new park on the route to Hendon rail station. TECHNICAL INSIGHT: THERMAL BREAK SOLUTIONS
Optimum solutions for the different connectivity requirements are achieved through the use of varying tension bar arrangements. For example, one type provides cantilever balcony connections and transfers both negative moments and positive shear forces. Another is a load-bearing thermal break element for transferring shear forces on supported balconies, recessed balconies and for occasional peak shear forces. Others transfer positive shear forces with point
support, or transfer positive shear forces with point support and zero stress connection.
Totally verifiable performance The products are for concrete-toconcrete connectivity at Hendon, but the comprehensive Isokorb range also offers solutions for concrete-to-steel and steelto-steel – and even a maintenancefree alternative to wrapped parapets. A requirement is that the temperature 39
factor used to indicate condensation risk (fRSI) must be greater than, or equal to, 0.75 for residential buildings. This is easily met by incorporating the Isokorb. The range also complies with the Government Standard Assessment Procedure, SAP 2012, concerning CO 2 emissions from buildings and respectively heat losses through nonrepeating thermal bridges.

gainst this backdrop, Futurebuild 2020 (3rd to 5th March at ExCeL, London) will inspire architects and contractors to join fellow industry leaders and innovators to be the catalyst for change and deliver a more sustainable built environment.
Setting the agenda The highly-regarded Futurebuild conference returns and will follow a three-day progression for 2020. With a central theme of responding to the climate and ecological crisis, the arena will host engaging debate and discussion led by politicians, academics and industry shapers. On the second day of the conference (4th March), London Mayoral Candidate Rory Stewart will join a panel for the ‘Carbon-neutral cities for the future’ session. They will discuss the actions that cities across the UK and abroad are taking to ensure a liveable future for all, from improving mobility and urban greening to combatting air pollution. While discussions on the conference stage will focus on the biggest issues facing the
built environment at a macro level, six keynote stages located around the event will focus on specific challenges impacting Building, Offsite, Energy, Interiors, Resourceful Materials and Critical Infrastructure. This programme of solution-driven sessions will share the latest thinking and research, to educate, inform and inspire visitors to make a positive change. Key sessions include ‘The Future Homes Standard 2025’ chaired by Architect Lynne Sullivan, which takes place in the Buildings section on day three (5th March). 1. The Golden Dice, Bang & Olufsen (B&O) This iconic building is designed by arkitec A/S. When embarking on the project, it was important that the building’s exterior should be just as exceptional in design and appearance as the interior. The material selection and design of the building are based on B&O’s new flagship store concept and product design.
Using RMIG ImagePerf, the individually adapted TECU Gold panels have their own specially designed perforation pattern running across the entire facade of the building, creating an unusual and fascinating design that resembles entangled snakes. All in all, the golden panels cover an area of approximately 350m2.
2. Kolding Campus, University of Southern Denmark The five-floor building is designed by Henning Larsen Architects and finding sustainable and environmentally-friendly solutions was a key point in its construction. The triangular motif has been repeated throughout the building in different forms and shapes, giving the construction a special dynamic effect and openness. RMIG has extensive experience in
finding environmentally-friendly solutions with sunscreens that have innovative perforated designs, making them both functional and inspirational. The perforation pattern used for the facade at SDU is designed and adapted to the sunscreen’s opening angle of 30º, which gives the optimal balance of light and energy in and out of the building.
3. Learnmark Horsens, Denmark For architect firm Kjær & Richter, it was important to combine the best possible indoor climate with an elegant exterior when assigned to design educational facilities for Learnmark Horsens. It is a well-known fact that concentration levels drop if the indoor temperature goes up and this led the architects to search for an
aesthetically-pleasing solution to block out the solar radiation. It was decided to create a sunscreen mounted approximately 2m from the facade to give the building a light expression without compromising the screening effect. The expanded metal panels provide the perfect balance between light and shade.
4. Queen Elizabeth Olympic Park, London Following the London Olympics, it was decided to turn a temporary multi-storey car park at the Queen Elizabeth Olympic Park into a permanent fixture. Haptic Architects conceived the winning idea to clad the whole structure using perforated aluminium panels from the RMIG City Emotion programme. The result is a
stunning transformation with an aesthetic appeal and functional benefits. The aluminium modules are designed with a strong triangular geometry that gives the facade a contemporary feel and offers the visitor an ever-changing impression of light and shadow when viewed from different angles and at different times of the day.

SHACKERLEY’S SURECLAD DELIVERS LOCAL AUTHORITY VISION FOR LEISURE DESTINATION Bought by Chorley Council in 2013, Market Walk has undergone a major £17m extension, which includes a new sixscreen Reel Cinema, M&S Food Hall, Escape Entertainment bowling and adventure golf complex and a Loungers bar and restaurant, along with public realm improvements. he high-calibre project has been designed to enhance the town centre both aesthetically and economically. Specification of the Shackerley SureClad Ceramic Granite system supports both of those goals, delivering a high-end and resilient appearance, while engaging a local manufacturer, with Shackerley based just minutes from the project. The Market Walk project was designed by architect firm, AEW Architects, which suggested the use of Shackerley’s

SureClad Ceramic Granite system in Lopar; a creamy beige, natural colourway, which has natural variegation on each panel to give a natural stone-like appearance. The design team compared samples of the ceramic granite with local churches to demonstrate that it would offer an appearance in-keeping with the local architectural context. Each 1198 x 598mm panel was just 11mm thick, making the SureClad elements of the facade more lightweight,
easier to handle and faster to install than natural stone alternatives. Phase one of the project required ASF to correctly prepare and clean the internal wall surfaces, before installing a new damp-proof course by injecting Newton 804-DPC into the walls at regular intervals, then sealing the holes with Newton 313WP. The walls were then smoothed with a new internal render, ready for the liquid waterproofing membrane Newton 103-S to be quickly and easily sprayed to provide a final barrier to water.
ASF then turned its attention to the external walls of the structure, preparing and cleaning the surface before applying a new external render coat. The wall was then thoroughly waterproofed with four coats of the flexible and resilient Newton 109-LM liquid rubber. To ensure that the building was completely protected externally, the waterproofing began at 1m below ground level and extended all the way up to the existing windowsills. Tenure-blind materials The project provides 116 mixed-tenure homes and the two buildings are crafted from a considered palette of highquality tenure-blind materials including brickwork, timber and pre-oxidised Nordic Brown Light copper. A mansard roof, clad with Nordic Brown Light copper and installed by Full Metal Jacket, to the building next to Regent’s Canal reflects the roofscape of neighbouring historic warehouse buildings and marks an entrance to Branch Place and the new Colville neighbourhood. Nordic Brown Light is part of an extensive range of architectural copper surfaces and alloys with an unrivalled lifespan, no maintenance and full recyclability. With a melting point of 1083˚C and ‘A1 (non-combustible material)’
fire classification to EN 13501-1, copper is suitable for cladding tall buildings, using appropriate constructions. Low thermal movement makes it appropriate for any climates and locations – and it is non-toxic and safe to handle, as well as non-brittle and safe to work.
Copper qualities Copper’s unique architectural qualities are defined by its natural patina, developing gradually in the environment – which cannot be replicated successfully using other materials with surface coatings. The ‘Nordic Copper’ range provides all these surfaces straight away. The processes involved are generally similar to those taking place over time in the environment, utilising copper mineral compounds, not alien chemical processes. All these surfaces form an integral part of the copper, generally continuing to change over time, and are not lifeless coatings or paint. The architectural range includes Nordic Standard ‘mill finish’ and Nordic Brown pre-oxidised copper, offering lighter or darker shades of brown determined by the thickness of the oxide layer. The versatile ISO BLOCO 600 Premium Edition can be used to provide effective gap seals to accommodate expansion and movement while remaining permeable to trapped water and water vapour in extreme weather conditions – similar to a flexible, breathable-style material for the building facade. Quick and easy to apply, the tape can be used to seal joints providing excellent thermal and acoustic insulation properties. The product can accommodate a temperature range of -30° to +90° and is impermeable to driving rain with a minimum of 600 Pa, making it one of the best performing tapes in its class.

Yale Door and Window Solutions has successfully tested a number of its products to meet the FD60 fire door specification. The FD60 specification tests doorsets to withstand at least 60 minutes of protection against fires. Yale’s AutoEngage multipoint door lock, KM TS007 1-star Cylinder, TS008 letterplate and TS007 2-star handle were collectively fitted and tested on a 54mm door with Lorient’s intumescent seal, passing the test requirements of BS 476-22:1987 and exceeding the FD60 time test by an additional 25%. This doorset assembly now allows architects, specifiers and OEMs to be FD60-compliant. When designing and developing this suite of hardware, Yale worked closely with sister company Lorient, utilising its indicative furnace to test performance. The furnace allows fire resistance properties of materials to be tested in accordance with BS 476-22 (method of test for determination of the fire resistance of elements of construction) and EN 1363-1 (fire resistance test standard).

to substantially increase energy, fuel cost efficiency and reliability by removing the stored hot water. There were long periods of time with no requirements for hot water, then sudden high demand as production areas need deep cleaning. Running out of hot water would result in substandard cleaning, especially the removal of
grease, and industrial cleaning products used to clean many of the surfaces. Another deciding factor for the site – Rinnai’s ability to resist Legionella breeding which is a risk with a ‘lukewarm’ hot water system. With Rinnai continuous flow units, water temperature for distribution is accurate to ±1˚C. The fact that there is no stratification as there is no

storage ensures a continuous, permanent even temperature. There is no requirement to heat a volume of water just to ensure the elimination of Legionella bacteria as the minimum temperature that a continuous flow unit achieves is in excess of advisory levels. The modular nature of the Rinnai systems also removes a single point of failure from the hot water system, ensuring hot water will always be available and not run out. The site used three HDC1200i Natural Gas Water Heaters and also featured the Rinnai Limescale Protection Package. The Rinnai HDC 1200i continuous flow hot water unit has the capacity to easily deliver in excess of 1560 litres of hot water in excess of 50ºC temperature per hour, with an overall gross efficiency of more than 95%. These levels of performance, with unbeatable efficiency levels, mean the Rinnai 1200i is more than capable of meeting and exceeding the hot water demands of all applications. This precision-engineered unit can also be combined as multiple units into one single, easy-to-handle module incorporating cascade frames and common flue. Both the HDC 1200 internal and external models turn in a market-leading energy performance of 107% net efficiency and offer superlative ranges of modulation as its internal analytical system can modulate the burner modulation range from 54 to 2.4kw. The Rinnai HDC 1200i is engineered for minimal energy wastage and maximum energy performance. It is worth remembering that Part L of the Building Regulations 2013 has set minimum thermal efficiency levels of 90% for natural gas and 92% for LPG, consequently outlawing non-condensing gasfired water heaters for use in new-build projects. Rinnai is the only manufacturer that can supply a complete range of internal and external ultra-high efficiency condensing continuous flow water heaters, aligned not only to comply but surpass changes on the regulatory horizon.

With the Government calling for the removal of combustible materials from balconies on residential buildings, owners, specifiers and architects are facing the challenge of finding a non-combustible alternative to traditional timber and composite decking. ALI-DECK

he updated advice from the Ministry of Housing, Communities and Local Government (MHCLG) followed a serious fire in June at Samuel Garside House in Barking. Flames quickly spread across the building via external wooden balconies, destroying 20 flats and damaging a further 10. While MHCLG have called on building owners to strip all combustible materials from balconies “as soon as practicable”, their directive is not limited to just buildings over 18m tall. The Government outlawed combustible materials on buildings above this height in December 2018. In fact, the recent fire that engulfed the Cube in Bolton has left many industry bodies, including the Fire Protection Association (FPA), urging the next Government to not limit any regulations to ‘the mere height of buildings’, and to instead extend it to cover all buildings. With the Government’s updated advice putting an increasing spotlight on balconies and decking, Richard Izzard, Managing Director of Ali-deck, has seen a growing number of building owners and industry professionals explore aluminium

as a non-combustible replacement for timber and composite solutions. There are now three large car/ coach parks including Blue Badge scheme easy-access bays for visitors in park two. 100m of Hauraton RECYFIX PRO 100 channel system, fitted with FIBRETEC C250 9mm HEELSAFE slot gratings, was used by groundwork sub-contractor GPB Construction to drain the asphalted Blue Badge parking bays for visitors. The channels were installed between the bays and the path leading to the entrance of the new arrivals hall. Since its launch in February 2010, the RECYFIX PRO 100 surface water drainage channel, featuring the innovative FIBRETEC grating, has been specified and successfully installed in numerous UK drainage projects, including rail station

rivacy glass was once all or nothing, either frosted or etched opaque glass, or you had conventional transparent glass and sacrificed some of your privacy. This is no longer the case, thanks to the advances in the use of interlayer technology by glass processors. Modern privacy glass solutions for both domestic housing and corporate interiors are more versatile, thanks an innovative type of LCD interlayer, which allows you to switch from transparent to opaque at the touch of a button. Liquid crystals within the interlayer allow you to enjoy the best of both worlds. When an electric current is passed through the interlayer, the liquid crystals align in a pattern to allow light to pass through the glass panel, making it transparent. However, when the current is switched off, the crystals will settle in random patterns which block the light, creating an opaque barrier. At the touch of a button, or even at the touch of an app icon, an interior space is transformed. Switchable glass is popular in corporate settings, board rooms and senior executive offices. In high-value domestic and commercial settings, especially in minimalist interior designs, switchable LCD glass can also be used in place of window dressings, and even to help reduce solar gain, providing instant relief from glare. Switchable LCD glass also provides some key security benefits, as it is usually made by laminating two toughened glass together with a switchable interlayer. Toughened laminated glass is already a good security product which stands up well to wear and tear. If the glass panel is damaged, the interlayer will hold the majority of glass fragments in place, largely eliminating the hazard of falling glass. There is not usually a complete breach in the glass, so the panel can often remain securely in place until it can be replaced. Privacy can also be a defence against crime. We can make the contents of showrooms, shops and homes less visible to the potential thief. We have even seen instances of switchable glass being used in banks and building societies to protect the tellers. In luxury city apartments, we are seeing switchable glass panels used to create rooms while maintaining the illusion of open-plan living. Temporary screening of bedrooms, bathrooms and en-suites can be easily achieved using switchable LCD glass, and this is gaining in popularity. This type of compartmentalising by using switchable glass walls also makes for very low maintenance in the future, with no redecoration ever being needed. And with LCD glass technology being so very cool, it’s really never going to get old.

As well as its colourful naval history, the Port of Chatham faces regular assault by storms blowing off the Medway. This prompted the designers for an apartment development on an elevated site, to specify a highly weather-resistant render finish to the elevations, applied across Magply boards. For the upper storeys, the 12mm Magply boards are secured across the timber framework infilling the main structure. The render system was applied and the finish to the apartments was primarily white with inset panels of light grey. Magply boards carry a variety of internationally recognised accreditations including the recent award of a BDA Agrement certificate.

A residential block on Glasgow Green has been transformed as part of the city’s Homes for the Future project, using Sandtex Trade Fine Textured Masonry paint. Baldwin Boxall has announced the availability of BIM objects for its IP65rated assistance alarm products. The products are tested and certified to IP65, therefore, enabling installation in wet environments where traditional style products fail after a short period of time. The product range was developed as a result of frequent requests received by the manufacturer to supply waterproof toilet alarms. There are four products in the IP65 range: a ceiling pull cord, reset button, call button and call and reset point. The units, available separately, are designed so that they can be combined with the UK manufacturer’s standard toilet alarm products. This makes it possible for installers to fit the IP65-rated items where required, such as the pull cord and reset button in a shower with a standard overdoor light outside the room. Polyfoam XPS, one of the leading manufacturers of extruded polystyrene (XPS), has launched its first Continuing Professional Development (CPD) module on flooring. Ravago Building Solutions’ BRE Green Guide Rating A+ extruded polystyrene (XPS) thermal insulation boards were used during a revamp of Boden House, home of fashion giant Boden. The new inverted flat roof includes 1000m2 of Ravatherm XPS X 300 SL in 80mm and 120mm thicknesses. Ravatherm XPS 300 SL was launched in 2016 as the next generation of XPS thermal insulation, specially designed for inverted roof applications. It was the first XPS insulation board to attain BRE Green Guide Rating A+ for roofing, and recent improvements to the product formulation mean the shiplapped edged boards have a declared lambda of 0.030 or 0.031.

An individually designed and highly energy-efficient private house, nearing completion in South Wales, is making extensive use of the technologies available within the OMNIE range. Two types of underfloor heating systems were chosen to maximise the efficiency and comfort delivered by an OMINE SWCV 122 H1 ground source heat pump. The heat pump was chosen to supply both ample domestic hot water for the multiple bathrooms and space heating throughout. Using a flow temperature of just 40ºC, the heat delivery is via OMNIE’s TorFloor UFH system across the ground floor rooms, while the LowBoard 15 alternative was preferred upstairs.

NEW EXTENSION TO SCHOOL MATCHES EXISTING THANKS TO ARP ARP
Jarvis Roofing has been a valued customer of ARP for several years and regularly utilise the ARP CAD design services on offer. Richard Perrins at Jarvis contacted ARP to get the aluminium bullnose fascia designed and drawn, having won a tender for the roofline and rainwater system on Clarborough School. The main project challenge was to match the architectural features of the new extensions exactly to the existing bullnose. Trueline aluminium bullnose fascia with Z plank soffit were used, along with Colonnade 101mm swaged square radius edge downpipes, all polyester powder coated in ARP’s in-house paint line to RAL 5019 gloss, which matched the existing roofline elements, doors and windows.

The largest buildto-rent development outside London, the scheme comprises 614 apartments and is set to be home to more than 1200 residents and seven new retail businesses. At the project, 550 Lo-Carbon Sentinel Kinetic Cooker Hoods and 64 Lo-Carbon Sentinel Advance mechanical ventilation with heat recovery (MVHR) units were specified to provide ventilation. alwall and its subsidiary, Structures Unlimited, worked with SEI Architects to engineer a 40 x 25m enclosure for Club One’s aquatic centre comprising a six-lane swimming pool, warm water leisure/therapy pool and a kid’s pool with a slide and beach entry. The pre-engineered aluminium frame pool enclosure system features a Kalwall translucent panel roof system with two unique openable roof systems. The retractable roof systems help create an atmosphere that allows the facility to be operated as an outdoor pool in spring, summer and autumn and as an indoor pool in winter months. With diffused natural daylight and resistance to solar gain, coupled with a significant
reduction in ventilation, cooling and dehumidification energy costs, energyconsuming artificial lighting and air conditioning costs are dramatically reduced. The lightweight system also reduces the need for supporting structures maximising the usable space

he innovative brick cladding system will uniquely allow architects and developers the creative freedom to design robust and versatile brick facades using any natural clay brick cut into slips. The slips can be mechanically fixed to any substrate, at any height, via an engineered metal support system. MechSlip will be added to Aquarian Cladding’s product portfolio, alongside the B-rated Gebrik insulating brick cladding system and A1-rated Terreal terracotta rainscreen system, as a non-combustible A1-rated cladding solution, suitable for use on buildings over 18m. For Aquarian Cladding, it means an exciting start to 2020 after another successful year in 2019. The development of MechSlip has been carried out as a joint venture between UKbased industry innovators Ash and Lacy, who have designed the mechanical metal support system, and Ibstock Kevington, the UK’s largest brickwork special shape and masonry fabrication company, who cut the brick slips that go onto it. MechSlip has been fire tested and meets Euroclass A1 in accordance with EN13501-1:2007 +A1:2009. It has also been tested for weathertightness in accordance with ‘Standard for systemised building envelopes CWCT, 2006’ and is currently registered for BBA certification, which is expected in 2020.
