Weathering T the elements Nestled in Oxwich Bay in the Gower Peninsular of South West Wales, a dilapidated 19th century coalhouse building stood; a relic of the industrial heritage of this part of the country, timeworn and neglected. But in May 2013, the building, formerly described in a report by chartered architects Davies Sutton as an ‘eyesore’, was transformed and given a new lease of life.

The restaurant’s location on the exposed south-west coast, quite literally on the beach, meant that the chosen material had to be highly durable and weather-proof

he coalhouse has been converted into a picturesque restaurant, with sustainable architecture providing a breath of fresh air into its tired facade. A creation from the highly acclaimed designer Susie Atkinsons, the restaurant offers panoramic views of the Three Cliffs Bay and a large sea facing terrace, combining contemporary architectural design and the use of sustainable materials suitable for its seaside position. Kebony – a Norwegian sustainable alternative to tropical hardwood – is the principal material in question, bringing a touch of contemporary Scandinavian design and technology to the site. Named three times in the Global Cleantech 100, winner of the TTJ Engineered Timber Award and the Nordic region’s prestigious eco-label, the Swan and the Glass Bear for sustainable consumption and production, the highly accredited wood is frequently becoming the material of choice for architects wanting to avoid more environmentally damaging materials like concrete or steel and those who recognise the aesthetic, organic properties of wood. Kebonization is an environmentally friendly patented process whereby sustainably-sourced wood species are impregnated with a liquid mixture based on furfuryl alcohol, produced from agricultural crop waste. The wood is then hardened under pressure and heat, the liquid reacts with the wood’s cell walls and is permanently strengthened, making it more stable and harder. The life of the wood is increased nine fold, as compared with that of tropical hardwood. This has a dual effect in terms of impact reduction – it


Greenhouse uses up the waste product itself but it also alleviates the demand for the deforestation of tropical hardwood, ostensibly a principal cause of greenhouse gas emissions. In its place, softwoods can be used which are much more plentiful and fast growing and the de-forestation of which is far less detrimental to the environment. It is perhaps unsurprising therefore that Kebony has been nominated as a 2014 World Economic Forum Technology Pioneer and has received numerous awards for its contribution to environmental measures and sustainability. An independent study by environmental consulting firm Bergfald & Co showed Kebony to have a carbon footprint of less than 10% as compared with unsustainable clear fell Burmese teak or IpĂŞ from Brazil.

Durable cladding In the case of the Coalhouse restaurant however, the decision to utilise Kebony for the cladding of the building was not merely born out of environmental conscientiousness but was also one of important architectural foresight. The restaurant’s location on the exposed southof its structural properties but also due to its natural, organic appearance. The material is more consistent with the rural seaside setting and indeed with the history of the building itself. Kebony thus champions new possibilities for wood, positioning itself as a viable alternative to less environmentallyfriendly materials such as steel and concrete but also as a sustainably viable material for construction in the future allowing the built environment to benefit from the aesthetic and structural qualities of this natural building material.

Indeed, Kebony has equal and often superior qualities to that of tropical hardwoods in this respect as a knock-on effect of the kebonization process is that it does not deteriorate in extreme weather conditions. The unique chemical process makes a permanent change in the wood, unlike traditional impregnation which is frequently short-lived; copper is sometimes used but inevitably it leaks out over time. Coming from Norway, where it has been estimated that two thirds of all housing has an element of wooden cladding, Kebony is very much the product of a cultural heritage of aesthetic and weatherwithstanding construction which does not cut corners.

Organic appearance Moreover, the architect for this project chose the materials with a view to the future of the building; for over time, Kebony will acquire an attractive silver-grey patina which will perfectly complement the seaside setting of the restaurant. It will also circumvent the need for expensive and environmentally damaging wood treatments like varnishing or painting. Resistant to decay, structurally robust and protected against shrinkage, Kebony was ideally suited for this project in terms

Commitment to innovation Kebony’s patented modification methods are the result of many years of research and development in Norway, Sweden and Canada. They are also based on collaborations with universities and institutes in Germany, the Netherlands, USA and South Africa, including the Norwegian Institute of Wood Technology, the Norwegian Forest and Landscape Institute, the SP Technical Research Institute of Sweden, SHR Timber Research in the Netherlands, and the University of New Brunswick and Woodtech in Canada. In 1997 Kebony was founded to develop and commercialise the technology, termed ‘Kebonization.’ A pilot production facility opened in 2003 and from 2004 to 2007, Kebony delivered products to multiple large high profile construction projects in Norway. In 2007, Kebony started the construction of an industrially scaled plant which was opened in January 2009. This innovative Norwegian wood company also received Deloitte’s ‘Fast 50 Award’, was cited as one of the top 50 companies that could change our world in 2010 alongside being cited by CNBC as a top 25 creative European Company.

The use of tropical hardwood resources is becoming increasingly unacceptable for regulatory and environmental reasons; a third of the world’s rainforests have disappeared in the last 50 years, a loss of around 6 million hectares a year – equivalent to a quarter of the UK’s landmass. Furthermore, the EU Timber Legislation implemented in March 2013, banned illegally harvested timber from entering the EU means that those in the construction industry are being forced to turn to more environmentally friendly alternatives. After opening in May 2013, the restaurant has been included in The Times’ top 20 UK coastal restaurants and has since become the pride of the town offering a menu of locally-sourced seafood created by head chef Ian Bennet. terrace for fifty facing the sea, perfect for outside dining. Architecturally, the building and its redevelopment has met its original brief superbly – it is discreet, appropriate, rustic and sustainable. Indeed, the mantra of sustainability should be integral to any building which has been renovated or redeveloped, for it poses an opportunity for improvement and increased efficiency; both in its environmental impact but also in terms of design for purpose. As technology improves and environmental awareness increases, there is a new pressure on architects and constructors to produce buildings which are both aesthetic and sustainable – an inevitably difficult enterprise but one which is made easier by the ready availability of innovative materials like Kebony.

Kebony can be made from a range of different wood species with varying appearance, from the rustic modernlooking Scots Pine to the more traditional Southern Yellow Pine and the recently launched Radiata. These woods are all sourced from sustainably managed forests in the EU, Chile, the US and New Zealand. The Coalhouse was clad in Scots Pine which was chosen because of its neutral tones to mirror the tranquillity of the marine setting.

Building work has been completed on Kerakoll’s GreenLab, the new eco-sustainable research and innovation institute for the building chemicals manufacturer. This is the first service sector building in Italy to be constructed solely from sustainable solutions and materials and was completed with an investment of about €15m.

T

he GreenLab was constructed in line with the Kerakoll Group’s vision for innovation, sustainability and architectural excellence and is a perfect synthesis of avant-garde technology and sustainable materials. The architects, Studiobios, were inspired by the hills around Sassuolo, where the building was built – the shape of the building is reminiscent of natural animal and plant shapes as well as the kilns that used to be used for the ceramics for which the area is famous. The asymmetric shape has a light roof covered in white ceramic trencadis suspended as if floating above the massive walls. All research and development for the Kerakoll Group will be carried out in the building. Its nine laboratories equipped with the latest technology will have 100 researchers working in them once it is fully operational. The group’s philosophy is to develop products which cause the least harm possible to the environment and human health, and it has christened this “GreenBuilding”. The construction of the GreenLab is in keeping with this philosophy and will allow research and development into the following themes to continue in the best possible circumstances. The new facility will allow Kerakoll to continue to produce products with low environmental impact, which lead to the reduction of CO2 emissions. Other activity will include the study indoor pollution and the development of natural alternatives to cement and calculation of the degree of breathability.VOC emissions will also be researched, as well as the development of solutions for heat insulation and energy efficiency. The building will also host an acoustic laboratory for analysing avantgarde technology. A fundamental element for the success of the GreenLab is the network of scientific collaboration with research centres, universities and architects at both a national and international level with the aim of deepening the multidisciplinary approach to research and development. The company also intends to

Healthy, natural materials The GreenLab was designed and built using the very best natural materials. These were selected from those that have the least impact on the environment, the lowest VOC and CO2 emissions and the highest energy efficiency rating, to make the finished building an example of GreenBuilding par excellence in Europe. The building was constructed using highly energy efficient thermal blocks made of natural clay and wood flour. Wood of certified European origin was used for the structure of the building and roof, and certified biocompatible wood fibre panels for thermal insulation. The steel structure and the wooden roof are recyclable at the end of the building’s life. The window glass for the rooms has high heat insulation with special sheets for reflecting heat radiation and diffusing light inside the building and the roof is highly insulated with laminated wood. The majority of materials used contain low quantities of volatile organic compounds and so guarantee a healthy work space not at risk from Sick Building Syndrome. The interior of the building is monitored in line with the 5 principle factors for indoor air quality referred to in the European Commission’s Index which was produced in collaboration with the

Joint Research Centre, resulting in some of the lowest values recorded in a European building. Practically all of the products used are certified bacteriostatic and fungistatic by CSTB in France, and the levels of bacteria and fungi are monitored to ensure that they are well below normal limits. The walls breathe thanks to the use of natural hydraulic lime-based mortars, plasters, paints and insulating plasters from Kerakoll’s BIO range to minimise the risk of SBS. There were 372 tons of these materials used of which 127 tons were recycled and

strengthen already existing ties with some of Italy’s biggest ceramic groups to work on the development of innovative and sustainable solutions for fixing ceramics in accordance with the new building energy efficiency regulations.

255 tons were from the immediate region. 314 of the 327 tons are recyclable at the end of the building’s life. In addition 58,695 kg of organic products were used with a solvent content of 348kg (less than 1%).

Energy efficiency 65% of the building’s thermal energy needs in winter, and 50% in summer are generated by 9 ground-source geothermal heat pumps buried at a depth of 100m outside the building. The energy efficiency of the shell is increased by the winter and summer air conditioning, which was designed to cut energy consumption and

control the humidity and temperature parameters of individual rooms locally. Climate control in each area is provided by a system of radiant ceiling panels which guarantee a high level of indoor comfort whilst optimising the efficient use of energy generated by the heat pumps. Fine adjustment and control of individual room comfort and optimal management of the climate-control systems along with the various bio-climatic components are important elements in achieving the project’s environmental goals. Control of the various functions and energy-efficiency of the building is achieved through intelligent remote control of all electrical and mechanical systems; special sensors measuring the amount of light in each room are used to determine when natural light must be boosted with artificial light in order not to waste energy. There are also presence sensors in each room/ area. The photovoltaic installation on the south face of the roof has 208 panels over an area of 280m2 and can produce up to 16kW of electricity, adding to the production of energy from renewable sources.

in the WCs. An innovative Sustainable Urban Drainage type system of purification, milling and slow soil infiltration will also be used. Positioned longitudinally along the north-south axis, the sweeping surface on the front of the building is south-facing to capture the sunlight whilst there is only a small tapered north-facing surface to limit heat loss. The landscaping, the glass photovoltaic panel shielding and the water pools in front of the main facade together contribute to the control of the building’s microclimate. Natural ventilation inside is favoured by

the presence of motorised openings, which are controlled by an intelligent automated system – this allows air to cross the central atrium and exit through the skylight in the roof. Natural lighting is guaranteed and glare prevented, by light entering from above through the large skylight, sun tunnels in the roof, and windows fitted on the inside with adjustable blades to carry and control light. The insulation and thermal inertia of the building are guaranteed by infill panels and high-performance windows with double and triple, low-emission glazing.

D

espite a skyline of glass and steel, it is stone that underpins and clads the majority of London’s buildings, and has done for centuries. It is one of the most ancient building materials yet continues to be widespread, which is testament to its versatility and, in part, to evolving construction techniques. It is also a material of longevity and can be indicative of status – more recently and with contemporary design, stone has become elegant and stylish. The proliferation of stone on both exteriors and interiors has been aided by choice, with a vast range of options, diversity of colouring, texture and pattern, catering to virtually any taste and style. One obvious consideration effecting the widespread use of stone, is weight.Weight impacts on the way in which stone is used, with stone cladding frequently replacing loadbearing stone walling. Modern processing technology allows stone to be cut into thinner elements, reducing this weight while simultaneously enabling more panels to be sourced from a quarried block. The application of thinner stone pieces to

lightweight aluminium honeycomb backing panels is one way to allow for the easy installation of stone panels to ceilings, as demonstrated in the outstanding Rothschild Bank building, New Court. and easily installed, reducing the need for the wet trades, time and money.These same techniques allow the slicing of exotic stones to create two halves of a single pattern, or book matching, which is often used in luxury bathrooms to create stunning stone feature walls. A priority to reduce cost has seen building structures also become more lightweight and consequently less rigid. Accommodating building movement becomes critical in the design and application of the building’s facade and as specialists in this area we have seen fixing systems and installation methods become increasingly complex, requiring indepth knowledge, skill and precision. To overcome such changes in building structure when fixing stone cladding, more detailed levels of design and installation have to be undertaken. Cladding and fixing systems have to accommodate thermal changes, movement, acoustics and general weathering whilst maintaining highest quality finishes and interfaces, and adhering to building

All these have to be carefully reviewed at initial stages. The increasing use of faience (glazed terracotta) is fast becoming a considerable trend amongst designers and architects in the industry.This durable and versatile material was used prolifically by the Victorians and can still be seen on a number of buildings including London’s underground stations. Then, as now, the material was favoured for its durability, resistance to pollution, ease of cleaning and repair and the huge versatility in artistic terms that it allows for. Eric Parry Architects has been key in leading a revival of this material, whose qualities are well demonstrated in One Eagle Place, Piccadilly. He has now been joined by other architects who have produced stunning and practical designs using faience. While fixing systems will share similarities between stone and faience, handling the products themselves requires expertise and skill. Also, like stone, it is subject to the same criteria of impact testing and fixing systems to avoid excessive thermal breaks. Faience has unique properties that need to be fully understood when being used on exterior facades. Specialist installation teams using advanced technology should be used. Faience is produced in two ways, either extruded or hand crafted and finished.

The current rise in retrofit building schemes has led to a requirement for lightweight cladding systems for use in reduced cladding zones.These are not always the most viable option, in fact traditional handset stone cladding in a 50mm format is a better, more durable and cost-effective solution. Reaction to fire test results help specifiers understand how materials used in shop fit-outs will perform

Testing times Shopfitters may be asked to demonstrate that products installed on site meet reaction to fire requirements but many are leaving it too late, says Phil Howard, Technical Head of BM TRADA’s Fire Division.

pecifiers and fire risk assessors involved in large retail developments, such as shopping centres and transport hubs, are increasingly requesting that fittings used during retail fit-outs meet stringent reaction to fire requirements. Since these requirements can result in shopfitting displays and materials being rejected, often at a late stage in the build, suppliers and contractors must ensure that they know of any site-specific requirements at the start of any major fit-out project. The reaction to fire performance of a material relates to its combustibility and ignitability i.e. its contribution to fire growth, rather than its ability to resist the passage of fire (which is proved by fire resistance testing). So, reaction to fire test results help specifiers understand how materials used in shop fit-outs will perform, should a fire occur, and to limit their combustibility. Limiting how a fire develops in its early stages is of crucial importance to ensuring safe evacuation. In retail applications, components that may require testing include shelving units, play areas, display cases and other fittings, particularly if they cover the full height of a wall. Many of these are constructed from several components, such as laminates fixed to backing boards made of all types of material, ranging from plasterboard to MDF. While product testing should be carried out before a product is installed on site, BM TRADA has seen a steady increase in the number of clients wishing to test their products after installation. This is usually due to the specifier or person responsible for signing off the building realising that the presented test evidence for a product is incomplete. This can have serious implications, since, at this point, there is only a short time available in which to resolve the problem. It is often too late to change some products already installed on site, and there can be costs and aesthetic implications associated with remedial works required to replace or upgrade the product’s reaction to fire performance to the required level. There may even be research and development work required to identify the way forward out of this difficult situation. So how can manufacturers avoid this situation?

In Europe, there are seven ‘Euroclasses’, A1 to F, with A1 offering the best performance and F the worst. The test evidence for products tested to European test standards is presented in a BS EN 13501-1: Fire Classification of Construction Products and

Limiting how a fire develops in its early stages is of crucial importance to ensuring safe evacuation of a shopping centre

Suppliers and contractors must ensure that they know of any site-specific requirements at the start of any major fit-out project

manufacturing a product made of components which achieve Euroclass B, for example, will lead to the finished product being Euroclass B, without further testing. This is not always the case, and the completed product may require testing to demonstrate its compliance. For example, purchasing a Euroclass B laminate and securing it to a Euroclass B MDF board can result in a composite product with a worse performance than Euroclass B. If the laminate was tested on a material of limited combustibility such as plasterboard and it achieved a Euroclass B in testing, then the same performance cannot be expected on an MDF board, (even if this MDF board is Euroclass B) and the classification evidence is not valid for the product in this end use. Similarly, purchasing a component labelled as fire resistant (FR) does not mean that the component will be “fire retardant” or that it will demonstrate a higher level of performance than other components in the market place. The evidence may not be appropriate to the end use application for which the product is required. Or, the product may have no test evidence, or offer evidence from another system, such as ASTM testing (the system used in the USA), which is usually not recognised or acceptable in Europe. With an increasing number of projects now having stringent reaction to fire requirements, suppliers who can demonstrate the behaviour of their products with appropriate test evidence can offer peace of mind and value to specifiers.

BM TRADA recently worked on a high profile retail project with UK manufacturer and project management company, Woodteam. BM TRADA tested a whole range of shelving, mid-floor units, wall and display units for installation within retail outlets across Europe (in UK, France, Germany and beyond). The products achieved EN 13501-1 reaction to fire classifications of Euroclass B and C. Woodteam Managing Director Warren Cassidy declared: “Woodteam works alongside both multi-national and individual companies to deliver commercially viable solutions which have impact, style and enhance our customers reputation. “BM TRADA enabled us to offer a range of units that met all of our client’s fire safety requirements, enabling us to complete the project on schedule and providing assured fire performance.” With advance planning, it is possible to incorporate the time and cost of reaction to fire testing into sizeable projects, ensuring that manufacturers save time, cost and, above all, reputation. BM TRADA can help with reaction to fire testing for all types of products. It can also assist manufacturers in reviewing existing test evidence and ensuring all products used have obtained the necessary classification for each project. As well as revealing the test results, the classification document covers the application of the product in its end use. This is called the field of application of the product. When signing off the building or installation, a specifier will look to see that the product is installed with the correct substrate, air gap, fixings, joints, colour and thickness, and will check this against the field of application section of the classification document. Specifiers both in the UK and on the European mainland can be exceptionally meticulous at examining the test evidence with which they are presented, particularly in high risk areas such as airports, railway stations and other transport hubs; high end retail stores; shopping centres; schools; hospitals; care homes; hotels; and exhibition halls. Manufacturers can avoid nasty surprises by preparing in advance for large projects. They should always ask to see the EN 13501-1 European classification document for each of the components used and check the field of application carefully. This will help them to avoid common areas of noncompliance. A general misconception is that

he Kelling Estate bought the 30-bed hotel and restaurant near Holt in north Norfolk because it adjoins the 1700 acre estate and could be refurbished to complement its holiday cottage business – the estate offers both holiday and long-term lets on 30 cottages and barns as well as hosting shooting parties. “We needed to improve the whole finish of the property so that anyone who stayed there felt they were enjoying a treat,” explained Estates Project Director Duncan Ross. He opted for the Mira Beam shower enclosure matched with the Mira Platinum Digital Mixer to achieve this effect – and to also simplify the refurbishment programme. The Beam shower enclosure was chosen because its semi-frameless construction not

Right of passage After its first commission to design a series of spaces for the Mandarin Oriental hotel in Paris, Société Foncière Lyonnaise (SFL) asked Jouin Manku once again to embark on another adventure. This time, the architect firm was commissioned to design a new amenities wing for SFL’s ambitious In/Out office campus, a landmark office project that is redefining workspaces in France.

he In/Out project is located on a former industrial site in Boulogne, at the West of Paris, on the right bank of the Seine River. This factory, which used to manufacture telephone tools in the 1930s, underwent a complete rehabilitation done by DTACC Architecture, such as many industrial sites in Boulogne. Visitors enter the historical building and are welcomed into a large vast space similar to a hotel lobby. At the entrance lies a large oval desk that leads visitors to what used to be an exterior courtyard. In the courtyard one discovers a surprising micro-architecture – a glass pavilion that is held up by a series of intertwined and woven wood beams. This new glass canopy in the central courtyard creates a natural transition between the lobby of the historical building and the amenities wing. This new amenities wing is nearly 40,000ft2 including the interiors and houses a cafe, restaurant, boardrooms, an auditorium as well as various technical spaces and the lobby of the historical building. This building was further developed in collaboration with the engineering office TESS for the structural elements and the skin of the building and with architectural agency DTACC for the technical development and architectural execution. The lobby is the new heart of the ‘Bocage’ building – it is a central meeting point between different spaces

as a building of contemporary architecture, designed around the idea of movement and flow. Its shape has been made to create a series of intertwined spaces. The building is organised around the idea of passage: passing of people, light and air. It is also a place that evokes movement, production, action and dynamism. The centre of the building is situated around a central tower, made of bush hammered concrete, which holds all

Two wings revolve and wrap around the central tower, but they never meet. Their architectural lines are softer and each wing is a curved form, made of curved glass and vertical wood cladding. The spaces between the concrete centre and the wood wings are filled with glass, which allows light to penetrate almost everywhere in the building, vertically or horizontally. On the outside, the density of the vertical wood cladding increases and decreases, depending on its position and which indoor space it corresponds to. The pattern starts out smoothly, then its texture, created by adding chamfers, changes. These edges catch light differently and create a sense of depth on the facade. Inside, the main materials are wood, bush hammered concrete, plaster and curved glass. The curved wood that wraps

a large part of the interior adds to the sense of warmth, while the simple use of glass and concrete add a crisp modernity to the project. A footbridge connects the two buildings. This bridge, made of white painted steel and wood, makes access easy between the two buildings, and acts as a symbolic link between the two architectural signatures, and the birth of a common project. Inspired by the Saint-Cloud park, the Seine river and the lush nature just close to the site, the amenities pavilion has been designed to allow these elements to penetrate the building, as well as to create spaces that would allow one to enjoy the gardens and terraces, created as an extension of the building. The flowing shapes of the project recall the movements of nature. To underline this idea, the roof of the wing has been designed as a coloured envelope wrapping the building. The coloured stainless steel tiles were chosen for their particular iridescent character. In front view, the tiles are green, but their colour changes as the angle and light move. This gives the building a dynamic and always changing character, echoing the

vertical circulation. The choice to use concrete for the centre of the building was to create a coherence and dialogue with the neighbouring ‘Bocage’ building, which is made of the same material and clearly shows its original industrial character.

In addition, the installer must apply a CE mark to the powered gate. This is legally required to conform with the Supply of Machinery (Safety) Regulations 2008. Added Holz: “Clearly an unqualified installer. or even an electrician who does not specialise in powered gate safety, is not in a position to supply all these essential items. So he is leaving himself and the homeowner or building occupier wide open to the risk of being legally culpable should a tragic accident occur.” The DHF set up the Powered Gate Group on behalf of the UK gate automation industry at the request of the Health & Safety Executive following the tragic deaths of two young children in accidents involving powered gates. All members operate within the strict DHF Safety Assured scheme and adhere to the stringent standards set out in the DHF Guide to Powered Gate Safety. An unsafe installation also leaves the homeowner or commercial building manager/owner at risk of prosecution if an accident occurs involving a gate that has been automated incorrectly, according to Andy Holz, Chairman of the Powered Gate Group of the DHF. “Gate automation kits are readily available online. But it is not the kit itself that makes the installation safe. To ensure safety and legal compliance, it is the installer that must follow strict procedures,” said Holz.

Bringing history to life York Minster is the largest authentic Gothic church in Northern Europe and its rich history is about to come to life for a new generation thanks to an innovative development project within the confines of the existing cathedral.

A

five-year project supported by the Heritage Lottery Fund, ‘York Minster Revealed’ is the largest restoration and conservation project of its kind in the UK. The concept is simple: the project will serve the combined purpose of helping to protect and restore the Minster’s world renowned stone work and stained glass for future generations, while transforming the famous cathedral as a visitor attraction, helping tourists to engage with its rich history through a series of exhibits, learning, community engagement and outreach programmes. Due to complete in summer 2016, the ‘York Minster Revealed’ project is being delivered at a cost of £20m, £10.5m of which has been provided by the Heritage Lottery Fund, with the remainder raised by York Minster Fund.

The project includes ‘Revealing York Minster’, a network of new interactive galleries housed below ground in the cathedral’s Undercroft and Treasury. Designed by architects Arroll & Snell, this visitor attraction is designed to tell the entire story of York Minster, from the lives of the Roman garrison right through to the work of the cathedral’s 21st century staff, clergy and volunteers. Creating these galleries has involved structural changes to improve access to the Undercroft and Treasury and its specification tells a similar story of old meets new with branded glass and stainless steel balustrades installed by Delta Balustrades, bringing a classic contemporary feel to this modern interactive museum in its stunning historic environment.

Howard Cooper, Project Manager at Delta Balustrades, explains: “The masonry and stained glass in York Minster is incredible and any attempt to match the design of the exhibit areas to the fabric of the original cathedral would not have worked. By using simple lines and a neutral colour palette, the balustrades allow the full visual impact of the original building to be the main backdrop of the ‘Revealing York Minster’ experience, while creating a

Doors, Windows & Balustrades Balustrades worked on collaboratively with Arroll & Snell was the fixing details, a process that led to the development of a bespoke solution that was both practical and neat. Delta Balustrades recommended the use of one of their range of aluminiumbase channels which the toughened/ laminated glass panels could be slotted into. This ensured that whilst the glass was held in place very securely by the dry wedges in the track, the installation process was simpler thanks to the easy slot-into-place design of the aluminium-base channel. Delta Balustrades then designed a bespoke stainless steel flashing that folded around the channel covering it completely, creating a high-end, quality finish.

Working in partnership Delta Balustrades also worked with Arroll & Snell, using the aluminium base channel to create a clean edge for the floor finish, by positioning the top edge of the aluminium base channel at 20mm above the adjacent floor finish. The height of the balustrades varied depending on each element of the installation’s location within the galleries. While the balustrades for the disabled access ramps were 1m high, three areas of guarding adjacent to the stairway in the Treasury were 1.1m high to ensure adequate fall protection, and this was mirrored in the areas at the top of the staircase leading down from the Minster floor into the Undercroft. fabricated off site using 21.5mm laminated glass with branding for the ‘Revealing York Minster’ attraction created using a white and colourless ceraphic screen print.These panels were extremely heavy, weighing up to 80kgs each, so Delta Balustrades’ installation team needed to use mechanical lifting equipment to hold the panels in position whilst the stainless steel point fixings were inserted. “Installing these glass panels was a precision operation,” Howard explains, “and we had to ensure that the stainless steel point fixings were accurately set out to ensure the heavy panels could be installed in the minimum space of time.” The site area was cordoned off throughout the installation process but Delta Balustrades still had to co-ordinate a complex installation programme in a live environment with Church services and public access to the Minster continuing throughout the project.The project team also had to coordinate activity around other trades on site, taking around two weeks to complete the installation over a one-month period to ensure that health and safety was maintained throughout. The result is an installation that sits comfortably amongst its historic surroundings and reflects the quality of the visitor attraction that so many specialist companies have come together to create.

quality environment that is both timeless and designed to enhance visitor safety.” The stainless steel and glass balustrades provided by Delta Balustrades, as part of the ‘Revealing York Minster’ project, have been installed at the entrance to the interactive galleries, from the top of the new stairway that leads from the floor of the Minster to the exhibits below ground in the Undercroft and the Treasury.The balustrades have also been installed to surround exhibition areas within the attraction, creating a physical barrier between visitors and the exhibits without compromising the feeling of space, inhibiting the line of sight or reducing light levels.They also create access routes along the stairways into the treasury, providing a dual purpose by helping with way finding and providing guarding for the stairs. While Arroll & Snell had a very clear idea of the project’s balustrade requirements both aesthetically and practically, the architect brought Delta Balustrades into discussions early in the process to develop the specification and advise on a number of technical considerations. Howard continues: “Arroll & Snell asked us to provide our expertise in fine tuning the specification to ensure that the balustrades were not only suitably robust for the environment but also that the environment was suitably robust for the balustrades. For example, we advised that the timber floor would need to be strengthened by additional timbers in order to provide a suitable substrate for the load on the balustrade fixings.” One of the key design areas that Delta

Re-engaging the ‘green’ client Michael Page, Joint Managing Director of office interiors specialist, Saracen Interiors, considers whether green credentials still earn their spot on the agenda for the office environment after half a decade of belt tightening and stringent budget cuts or is it time to let go? As the wind shows signs of changing direction and talk of recession grows quiet, should we be prioritising green issues again or are we older, wiser and ‘over it’ now?

reen and all that the colour stands for became old news a while back. It happened sometime between the new build crisis in which many construction projects – particularly in the residential sector – never made it beyond the drawings stage or, even worse, ground to a holt midconstruction and the time they stopped handing out the Olympics contracts and the contractors who missed the boat had to come to terms with the fact that, yes indeed, the ship had well and truly sailed. We all got a bit more enthusiastic after the Olympics though. Team GB worked its magic and, in the last 12 months, there has been a degree of optimism which has infiltrated most industries, with construction setting its sights firmly

forward as more projects are mooted for 2014. The future is indeed looking brighter but is it necessarily looking green? Cost has always rated highly on a client’s agenda but now it topples most. Those businesses who have survived the last few years are more careful in their spending. If recent times have left any lasting legacy, it is one of caution. People are still looking to make short and medium-term savings and being green, for various reasons, is usually considered the more costly option – and, to varying degrees, it often is. Because there is a degree of flexibility when it comes to defining a green building and there is no set of guidelines that has been formalised by UK regulation, cost can still overrule sustainable options. In short, we do not have to take the

environmentally-friendly route. It is not forced upon us and so it is up to the consultant and the client to agree between them what should be included in the mix and to get the balance right. All too often the green element is reduced to a postscript, particularly in situations where the awarding of a project rests on cost. The simple fact is that, hot topic or not, environmental issues are as relevant now as they were five or six years ago and we need to work to persuade our clients to re-engage with all things green. First off, is to address the issue of cost. The ‘materials’ category, for instance, doesn’t have to be the most expensive remit to meet. There are different ways to interpret success for this particular green concern.You may not be able to afford to get materials that have been obtained from renewable sources and that have been harvested in a sustainable way but, by sourcing some of the materials locally and reducing the energy impact made via transportation, you can still secure some green brownie points. As well as looking outside of the box, designers and fit out specialists must get their clients looking further ahead from the outset. Given that more eco-friendly solutions and initiatives are designed with the long-term picture in mind, we now need clients to look forward with real vision in order to get them into that green mind set once again. It is the designer and fit out specialists’ job to paint the picture for them as it is impossible for the average

Candidates must provide an in-depth critical analysis clearly summarising their professional experience. This should be a reflective report and should refer to challenges and successes encountered whilst working on projects and how any issues were resolved. Applicants should also undertake a self-evaluation highlighting their strengths and weaknesses in relation to their area(s) of practice. The Professional Assessment process is based on four core competencies: • Designing • Managing • Practising • Developing (self)

Who can apply for the MCIAT Professional Assessment? Any applicant working in or on, for example, academia, general practice, component design, refurbishment, small residential projects, large commercial projects etc within Architectural Technology, should be able to apply their own experience to the Professional Assessment process, but they must hold one of the following membership grades: ACIAT, TCIAT or profile candidate. Each application will be assessed on its merit. However, each applicant will need to demonstrate a sufficient level of knowledge and understanding and professional competence/experience in relation to their sphere/s of practice and demonstrate to the Institute they can meet the expectations of a Chartered Architectural Technologist, MCIAT.

The design and build consultant and the fit out experts must work closely with the client in the very early stages in order to identify where money can be saved and what should be included that could make a very real difference to the health and wellbeing of the buildings’ inhabitants. By working with clients to ensure that they meet their green credentials in the most cost-effective manner, we can help to introduce good corporate environmental policies and build and refurbish green buildings that make a difference for the end users years down the line.

Here, most employees still spend the majority of their working time in an office and the way that that office functions – its facilities, lighting, ventilation etc – has to have an effect on the health and wellbeing of the staff. This runs through to office design and interiors too. Better for the individual to work in sight of a window and reap the benefit of natural light with a few well-

Mondéco Mirrazzo is a seamless epoxy resin terrazzo floor finish, which utilises a blend of up to 60% recycled crushed clear, coloured and mirrored glass and metal particles, for environmental performance. The flooring was overseen by Isocrete Project Management, with contractor, Cannock-based Phoenix Specialist Flooring Contracts, carrying out the installation, over 1000m2.The refurbishment was undertaken by main contractor Wates.The works also included the development of pre-cast features and in-situ stair treads and risers. Kevin Storey, of Isocrete Project

Management, said: “The project looks good and it’s a great product, which meets the growing demand for a sustainable solution.” As well as featuring a sustainable formulation, the product was delivered to the Doncaster site in large, recyclable, bulk containers to reduce waste packaging. Taking student accommodation to the next level Standing at 109m, the recently-completed Student Castle in Great Marlborough Street, Manchester, is the tallest student accommodation in the world and dominates the skyline as the third tallest building in the city.

T

he slender profile of the four stepped towers, designed by architects Hodder + Partners, adds to the building’s eye-catching features which utilises Reynaers Aluminium systems throughout. At 33 storeys there are 520 bedrooms in a mix of self contained studio apartments and cluster style communal accommodation alongside Oxford Road station and adjacent to Manchester’s higher education precinct. Providing continuity with the surrounding area, the development consists of a podium element at street level with angled fenestration above and double height glazing at street level, set back to facilitate a sheltered pavement area. Four distinctive towers of differing height sit about the podium complementing other nearby, recently-completed buildings. Both the taller north east and north west towers stand prominent providing an impressive presence on the Manchester skyline. A feature of the development is the large runs of Reynaers curtain wall systems CW50 and CW60, which provide unobstructed views across the city while facilitating entry

of high levels of natural light into the building. Development of the curtain wall systems for Great Marlborough Street involved Reynaers designing and testing no fewer than six bespoke cap profiles. One of which was key to ensuring that the insulated aluminium panels, which are a prominent design feature of the building, glaze flush with the curtain wall cap profiles. Another feature of Student Castle is the distinctive protruding box detail around the windows of the towers, headed by aluminium louvre panels accommodated by bespoke capping.This creates an extremely striking feature by giving the glazing a framed effect. Further bespoke elements facilitate the omission of mullions on certain window positions, as part of the building’s individual design characteristics. Accommodating larger glass panels as well as tolerating greater deflection, the CW60 thermally-improved curtain wall allows for any movement of the towers. Fabricated from an extensive range of quality aluminium profiles the system also facilitates the integration of a louvre sunscreen system. Fenestration systems throughout the

Developed in Australia, the synthetic treatment is applied during the manufacturing of the stainless steel components and cannot delaminate. Delta Balustrades has invested in a new facility at its Sandbach headquarters to enable it to apply nTechnology to all stainless

steel products during fabrication, and staff have already been trained to ensure that the new treatment can be integrated into the company’s standard manufacturing processes. esigned by A-lab, a major architectural agency in Oslo, the project was completed at the end of 2012 and was nominated by the world architecture festival (WAF) awards under the category of Future Projects – Commercial. The building matches a list of criteria, with the most important of all being the flexibility and the environmently-friendly character. The building’s skin is integral to the building’s energy efficiency. 20,000m2 of coated etalbond PE, in the special Acropolis white coating, were used in the facades of five main cubes, located in different axes, enhancing the dynamic result of the initial concept.

Random formation The views of the building are characterised by the unequal fenestration openings, giving the idea of perforated walls. In this important architectural handling, the material boosts the total effect of the

project. etalbond Composite material is ideal for easy cutting, curving and routing and can take formations and shapes not possible with traditional building materials. The flatness of the sheets and the top quality of colour incorporate the building’s design to the environment and strength the architectural concept.

Acoustic challenge The panels of the facades are prefabricated and folded to create 220mm deep cassettes giving the facade a deep stress relief and also shedding vapor precipitation effectively. The same prefabricated facade system is used on the interior where the offices overlook the atrium. Drainage & Landscaping The design and various innovative components which make up a siphonic system give it a number of advantages over conventional options

The drainage solution for flat surfaces Large commercial buildings typically have flat or complex shaped roofs which demand a reliable and efficient solution for draining surface water. Chris Ricketts, Category Director for piping systems and specialist in drainage issues at BSS Industrial, explains why siphonic systems present the ideal solution.

S

iphonic rainwater systems were first used in Scandinavia in the 1960s as a way of efficiently removing high levels of rainwater. Despite having an excellent track record and being successfully used in many European countries, it is only in recent years that siphonic options have become commonplace in the UK on large units such as stadiums, schools, shopping centres, hospitals and multi-storey car parks.The downturn in construction has caused a lull in this type of installation, but we are starting to see the resurgence of sheds being built for retail and industrial customers, particularly for chilled storage and distribution warehousing. It is now establishing itself as the preferred drainage method for commercial projects due to the wide range of associated benefits. Siphonic systems work in a unique way to remove standing water from large, flat surfaces. Plates within roof outlets prevent air from entering the system, allowing the pipes to fill completely with water, increasing the capacity that can be drained away.The air-free pipe creates a negative pressure to pull water from the roof outlet, along the horizontal pipe. Multiple roof drains are also placed along the roof. These connect to a single down-

pipe which further increases the velocity at which the water is drained away. A siphonic system can therefore provide up to ten times the flow capacity compared to a conventional gravity system. A 75mm drain can remove up to 25 litres per second whilst a 125mm drain is suitable for 100 litres per second if configured correctly. The design and various innovative components which make up a siphonic system give it a number of advantages over conventional options. Its main strength is the capacity of rainwater which can be removed in a short space of time, making it ideal for flat roofs where a build-up of water can mean additional weight being placed on the building structure.What’s more, there is a need for only one or two down-pipes per roof area which frees up internal space.This can be particularly beneficial for commercial uses where space is at a premium. As a fully sealed option, a siphonic system provides a guaranteed leak-free solution.This protects against future maintenance costs or health and safety issues if the building is intended for use by the general public. The use of a single discharge stack reduces the need for further underground drainage, reducing planning time, and ultimately saving money. Siphonic drainage also works hand

in hand with Sustainable Urban Drainage Systems (SUDS), with the water delivered to a designated point and at a specific depth, making construction much simpler. Furthermore, the smaller circumference of the pipework, in comparison to traditional systems, places a reduced load on the overall structure.This reduces the risk of blockages from leaves, twigs or other debris whilst the pipe itself is self-cleaning.The pipe diameter and its horizontal layout mean that it can be installed next to other utilities, which again saves on all important space. There are a number of factors which need to be considered when specifying a siphonic system. First and foremost, rainfall intensity needs to be measured, taking the projected building life, its type, and proposed use into account. The future use of the building can also mean that acoustic insulation is needed. After all, the noise produced when the system is working will be the same as water running down a traditional guttering system. Capacity should be calculated by considering the time it will take for the pipe to completely fill.The resulting design must mean the pipes fill within one minute due to the two minute intensity of most UK rainstorms.There also needs to be space on the roof for the outlet points, with easy access for future maintenance. As commercial and retail units continue to increase in size and weather patterns in the UK become more sporadic, siphonic rainwater systems are playing an ever more important role in the drainage market. Many commercial units couldn’t be drained adequately with a traditional gravity-reliant system, so siphonic systems are often the only viable option with the efficiency and financial benefits simply an added plus.

Sky’s the limit with DVS rooflights DVS is delighted to report on the installation of its aluminium framed pyramid glass rooflights to a domestic flat roof extension in Beckenham, Kent. Building Contractor, WES Construction Limited (WES) is a specialist installer of RubberBond Fleeceback – a high performance EPDM flat roofing membrane – contacted DVS to discuss the rooflight requirements. WES’ clients liked the idea of installing pyramid shaped rooflights and DVS offers both 30° and 45° versions. They preferred the shallower inclination of the 30° pyramid as it gave them the sense of additional height without compromising the view from the upstairs windows, which overlooks their new extension. WES’ clients were specific about the finishing of the rooflights aluminium frames – not a problem when choosing a DVS aluminium rooflight. The rooflight frames can be supplied in a mill-finish (natural/ unpainted aluminium), powder-coated to a single colour or powder-coated dual colour and in any RAL colour. This is particularly

useful for customers wanting to match the colour of their rooflight frames with the frames of doors and/or windows. DVS supplied the rooflights in dual colour powder-coated with jet black RAL 9005 externally to match with the roofing membrane and pure white RAL 9010 internally. Both the building contractor and its clients are absolutely delighted with the installed rooflights. Following installation DVS received the following feedback from WES: “The fixing detailing is absolutely brilliant”, “You couldn’t beat the quality of these rooflights – some competing products on the market look DIY in comparison!”. “Our clients are over the moon with the rooflights”, “Well worth the money” and “I would have no hesitation in installing these rooflights on our future flat roofing projects”.

Kemperol 2K-PUR keeps Guildhall library in business Kemper System’s Kemperol 2K-PUR waterproofing system has been used on a further phase refurbishment of London’s historic Guildhall, this time to provide a new roof surface for the Guildhall Business Library. The scheme follows the recent roof refurbishment of the Guildhall’s West Wing by main contractor Linbrook Services Ltd and involves overlay of a 300m2 asphalt roof featuring 56 pyramid rooflights. The brief to roofing contractor, A&L Roofing Services, was to complete the project within a six week programme, during which the library had to remain fully operational. Guildhall selected Kemper System’s Kemperol 2K-PUR system for both projects as its solvent-free formulation enables an odour-free installation, preventing any nuisance odours affecting staff or visitors to the building. The cold liquid-applied system also made it possible to apply the

waterproofing membrane precisely to the upstands and drainage channels of the 56 pyramid rooflights, which are located extremely close together in the central area of the roof, whilst seamlessly incorporating the entire roof. The installation team began by cleaning and preparing the asphalt surface which had begun to blister and split. Kemper System’s Kempertec primer was then applied to stabilise the substrate and provide a chemical key for the waterproofing resin. Once this had cured, the waterproofing membrane Kemperol 2K-PUR was installed onto the roof. Applied in a single process, the Kemperol resin saturates a non-woven

reinforcement fleece and cures to form a monolithic membrane that is UV stable, extremely tough, flexible and tear resistant, that bonds directly to the substrate. Kemper System’s non-woven reinforcement fleece was cut to size and shape on site to enable the meticulous detailing and protection of the most vulnerable parts of the roof around the rooflights, outlets and upstands as well as the flat roof areas of the roof.

A.O. Smith helps academy reduce fuel bills by 25%

New boilers and water heaters supplied by A.O. Smith have helped reduce fuel bills by up to 25% at Queensbury Academy in Dunstable. Seven Upsilon boilers and two high efficiency BFC water heaters were installed as part of a refurbishment program at the school which has almost 1200 students. The school occupies two main buildings, and upgrading the facilities in the west block of the school resulted in a considerable reduction in gas usage compared with the east block. The system was specifically to deliver cost savings for the school. In the boiler house

serving the gymnasium area Luke Biswell from CME Heating installed an A.O. Smith Upsilon 70kW model and a gas fired BFC water heater.The old system in the west block of the school dated from 1992 consisted of six boilers split into three systems with two

boilers per zone and a direct fired water heater. Luke Biswell replaced these with six new Upsilon 140kW models on a common header with modulating valves to each zone. As well as being easy to install these take up less than half the space of the old system. A further BFC 60 water heater from A.O. Smith completed the system in the main block. A.O.Smith’s Upsilon range is designed specifically for large commercial applications such as Queensbury Academy, and comes in three models with outputs of 70kW, 110kW or 140kW. A fully prefabricated rig system is available including all the framework, pipework and low loss header. Up to eight Upsilon boilers can be installed in sequence back to back or side by side. The BFC Cyclones used for Queensbury Academy are fully room-sealed condensing high efficiency water heaters (97% gross). Flexible flue options up to 100m allow this water heater to be placed almost anywhere. This water heater is fitted with an automatic gas/air premix burning system including burner modulation, and comes with lowmaintenance powered anodes. 8 *

Renewable energy installer Arizon approached Kingspan Solar to help design a system to provide a reliable source of year-round hot water for the shower block. Heat pump calculator ready for RHI Mitsubishi Electric has launched a dedicated Ecodan selection tool to coincide with the Government’s announcement that heat pumps are now included in the non-domestic Renewable Heat Incentive (RHI). “We have built this tool to allow anyone to access the relevant information for their project, whether they are a homeowner, a consultant, a contractor or an individual business,” says John Kellett, General Manager of the company’s Heating Division. Floating staircases lead the way in Jersey Yorkon system makes its debut

The first major project to be constructed using the revolutionary new off-site building system from Yorkon, a member of the Portakabin Group, has opened. The contract for Kier Construction has provided three two-storey curriculum wings for the new Cambourne Village College in Cambridgeshire.The new Yorkon off-site building system that was specified for the three teaching wings reduced the number of steel-framed modules by half to just 60, which were craned into position in just two weeks.
