ccording to the George Osborne’s latest Autumn Statement, the Government intends to abolish the jobs tax on young apprentices as part of its long-term economic plan to help businesses. Overall, the construction industry is in favour of the policy, claiming that the Government is acknowledging the need to develop a new generation of skilled young people across all sectors – especially if it wants new build targets to be met. Responding to the announcement, David Rowbotham, Mace Director, safety & socioeconomics comments: “We welcome the chancellor’s comments on apprenticeships. Incentives are being put in place, including cutting national insurance contributions for companies who take on young people under the age of 25. However, a promise to deliver the best schools, skills and apprenticeships for young people, needs the right support. Companies have a key role to play in inspiring the next generation and equipping them with the right skills for our industry’s future needs.” In this month’s Legal & Business, we explore the issue of apprentices and taking the correct approach. Eco lodges are hot property

Two luxury eco holiday apartments on the west coast of Scotland are now benefitting from a sustainable, cost-effective and readily available supply of hot water and space heating – thanks to the installation of a brand new NIBE F2040 air source heat pump system.

aunched in July 2014, the two luxury lodges each have their own private hot tub and boast stunning views across the sea, with the rugged Highlands in the distance. Come rain or glorious Scottish sunshine, these luxurious suites cater for every weather. Guests can sit back in the evening sun on the large external decking, or enjoy the views through their panoramic windows on their supremely comfortable furnishings beside the woodburning stove. The suites come complete with high speed Wi-Fi; an entertainment system; slate and wooden flooring; their own heating and water system; a luxury en-suite bedroom; and a modern state of the art kitchen. Not only are the suites customised to blend in with the beautiful surroundings, but they are also as fundamentally ‘green’ and as sustainable as possible.

enough to deal with the west of Scotland climate but also considers current and future trends and, critically, operations issues and costs.” Set on an elevated ridge in the 300acre grounds of the Isle of Eriska Hotel, the newly opened, one-bedroom Hilltop Reserve apartments are completely offgrid. While space heating and hot water for the rest of the hotel comes from a large biomass system, piping this uphill to

He explains: “When Mr. Buchanan-Smith first came to us, he already knew biomass wasn’t an option for the eco lodges, due to their remote, high-up location, and was interested in exploring heat pumps as an alternative. As the lodges are very well-insulated and fitted with water-based underfloor heating throughout, we advised that they would be ideally suited to a NIBE F2040 ASHP (which operates at similarly low flow temperatures). Having worked with NIBE products before, we were able to specifically recommend the F2040 as the best system to meet the project’s needs – both in terms of performance and capital cost.

Greenhouse it came to choosing the right heating system, we were conscious that it not only needed to be high-spec, reliable and easy to operate, but also as cost-effective to run as possible. Our guests expect luxury, and we wanted their heating system to reflect this – providing readily available and dependable hot water and heating whenever it is needed. The system is now fully operational, and we’re delighted with the results!”

They feature high-end inverter technology for maximum efficiency, reliability and heating output all year round, and are ideally suited to partner with NIBE hot water storage solutions and intelligent controls.

Its user-friendly SMO 20 controls are pre-programmed to keep the lodges at a consistent, comfortable temperature of 21°C during daylight hours and 15°C at nighttime, with hot water available on demand. The weather-compensated system shuts off automatically when necessary, and is Uplink-enabled – allowing the Ferguson Energy team to monitor performance online and offer assistance in the event of a system alert. Beppo Buchanan-Smith adds: “As luxury holiday homes, our Hilltop Reserves are sold on a ten-year basis with no maintenance fees. With this in mind, when

renowned gardens of Fota House, Co.Cork were restored under the plans of John O’Connell Architects, who selected Accoya as the preferred product both to support the salvaged remains and replace rotting splices. The 19th century property with extensive gardens had been abandoned and deteriorated to virtual ruin before its restoration was commissioned in 2011, following the purchase of the estate in 2007 by the Irish Heritage Trust. The wood’s dimensional stability allowed new splices to be fitted to the glasshouses without the risk of differential movement making the joint lines visible through the paint. In addition to its remarkable aesthetic qualities, the use of Accoya also simplified and sped up the process of repairing old timbers as it avoided the need for other added preservation treatments. Timber is increasingly becoming the material of choice for builders and architects alike, replacing the use of materials such as aluminium, concrete and PVC which are made from non-renewable resources and release an intolerable amount of pollution including carbon dioxide during production. As an alternative, trees suck carbon dioxide out of the air and produce the oxygen we need in return. When managed well, forests are an inexhaustible source of raw materials which can be recycled or burnt for

green energy at the end of their life cycle, preventing the use of fossil fuels. Accsys Technologies’ acetylation technology accounts for the claim that in order for these more sustainable options to be realised, the poor performance of fast growing soft wood must be overcome, enabling it to replace high performance but unsustainable materials such as tropical hardwood, PVC and aluminium.

Modification technology The acetylation process, based on 80 years of global scientific research, is the ‘gold standard’ against which other modification methods are measured. Accsys uses acetylation on raw soft timber to effectively transform free hydroxyls into acetyl groups. Holding properties of the acetyl group, the wood’s water absorption is reduced by 75% compared to other wood products, rendering it dimensionally stable and extremely durable. chemicals or preservatives when the wood is cut or planed. Dimensional stability means that paints and varnishes last twice as long as other wood products, thus greatly reducing maintenance costs, and the non-toxic and recyclable nature of Accoya means that the environment is protected from the harmful effects of common treatments, and the wood may be safely reused. For companies looking to adopt the principles of the “circular economy”, improving business models are crucial if we are to ‘close the loop’. Paul Toyne, Director of Sustainability at Balfour Beatty Construction Services UK, believes “closed loop thinking” is already influencing strategy, and as a result, having a positive effect on construction contracts.

Waste not, want not Closed loop thinking, or the circular economy, is a phrase by which it is recognised that waste is not acceptable, and that all materials are either re-used, upcycled or recycled, as someone’s waste is

actually somebody else’s resources. The virtuous circle, often described as material flow from “cradle to grave” is replaced by a “cradle to cradle” approach: a closed loop. The concept is nascent in

The M25 Major Improvement Scheme is a 30-year project to widen a major stretch of the UK’s largest highway to four lanes, and operate and maintain the project road for that period. With main project quantities of materials including over 2 million tonnes of imported aggregates, 350,000m3 of ready-mixed concrete and 1.8 million m3 of surplus earthworks materials – waste minimisation would prove vital in reducing costs and the carbon footprint for the customer. A dedicated Land and Materials Management Team was established in order to provide a secure, sustainable supply of materials to meet the tight programme

irstly, there is a clear need for closed loop strategies within construction companies so that they can be best placed to deliver opportunities in a sustainable manner. And major construction and manufacturing companies have begun this journey by looking to minimise and reduce their environmental impacts, for example water conservation and energy efficiency. However, the reality is that this approach allows incremental improvements and drives better performance. But are they really transformational? I would argue not, but we do need to be because we have an increasing global population, resource constraints and a changing climate. So we must be smarter in how we use our resources and recognise that their future supply and cost will change. Typically we are already being smarter with high value construction materials, say steel, where the material is re-used or recycled but we need to extend this approach to other materials.

Predominately, our highways project is about operational excellence and business efficiency, and at the St. James’s Market property re-development for Crown Estates’, the client has placed sustainability at the heart of its approach and is willing to try new strategies like designing the building for deconstruction to enable easier maintenance and at end of life, demolition. Our factories are also supporting this approach with offsite manufacturing capabilities, more focus on using materials that do not need maintenance and improving efficiency by starting to look at the ratio of materials in to products out. We have our own strategy for becoming a sustainable business called Blueprint. It is a framework that describes the areas where our company is seeking to improve our performance against our six strategic business goals: client focus, local presence, innovative thinking, efficient operations, responsible behaviour and growth. It is an overarching framework that covers economic, social and environmental objectives. Each of the operating companies has its own Blueprint and this is implemented at every level, including on our construction sites. Within our UK construction business, all staff have agreed sustainability objectives in their own performance and development reviews and progress is reviewed quarterly. We believe that sustainability is a key topic to drive innovation, and our work on “closed loop” fits neatly with the interface of innovative thinking and operational excellence to deliver more sustainable outcomes.

The M25 project is an exemplar of Balfour Beatty’s approach to innovation and sustainability. It also demonstrates the beginnings of a clear change of approach that puts material efficiency and whole-life cycle analysis at the heart of a sustainable strategy. On continental Europe other companies have similar examples, particularly in the Netherlands, Denmark and Germany. We are all learning, but the manufacturing industry is more advanced and has introduced take back schemes for example for floor tiles and tyres. The drive to do this is to keep the cost of raw materials which are escalating down

– recyclates are a cheaper alternative. The added benefit is it sustains a longer customer relationship rather than just a point of sale. For me, the key to future improvement will be the push by intelligent and wellinformed clients, supported by a design community that places the principles of closed loop thinking and resource efficiency at the centre of strategies. There is evidence here to suggest that it’s happening, and yes, of course more can, and needs to, be done… but we’ve certainly made a start.

and maximise the beneficial reuse of all site arising engineering materials. The strategy to satisfy these challenges was to procure adjacent land, by private agreement, to set up recycling centres and construct environmental bunds. In excess of 80 private land deals were completed during the course of the project. Planning Consultants, Land Agents and Legal Advisors were employed to assist in managing relationships with local communities, planning authorities, land owners and tenants and statutory undertakers. This strategy enabled the team to generate large volumes of aggregates at recycling hubs, become a net importer of construction and demolition waste and optimise utilisation of the haulage fleet by maximising backhaul – saving 10 million lorry miles and 35,000 tCO2e. The use of BIM for design coordination also provided greater coordination and resulted in less errors and defects which would have resulted in waste being generated due to conflicts on site. W

membrane above the height of the 50mm deep drainage channel. This spacer can be of bonded and waterproof screed, concrete or of closed cell flooring grade insulation. Alternatively, the drainage channel can be cited within a 50mm deep recess. In all cases, an anti-lime coating such as Newton 106 Lime Inhibitor should be applied to all concrete surfaces to prevent the leaching out of free lime.

BS 81021 recommendations We often see designs that show a 20mm stud floor membrane laid above a raft or slab that has been profiled to create slopes to the sumps or floor gullies.This is not necessarily wrong, but it is more difficult and costly than

other methods and is not maintainable. If there is a failure, the whole of the floor membrane needs to come up as it essentially forms the drainage conduit. Concrete is actually formed to rising slopes as opposed to falls and it cannot be lowered in thickness for structural reasons and to ensure steel reinforcement has adequate concrete cover, so it is actually thickened to form the slope. This thickening of the raft has the following consequences that are often overlooked but can add huge cost to a waterproofing project: 1. Where the raft is thickened to form the slope, the gradient has to be taken out within the floor finishes, normally the screed. A minimum thickness is required and so the screed is thickened to take out the slope, but the extra concrete and screed required over a large structure can be enormous. For example, if 1:50 is recommended to get to the slope required, the slope rises by 100mm and the screed also needs to be thickened by 100mm to take out the slope.This equates to an extra 50mm depth of concrete and 50mm of extra screed which proves very expensive for labour and materials. 2. The extra 100mm of depth required to form the slope and then take it out has to be dug out of the ground. The cost of removing an extra 100mm of ground and disposal of the extra soil is very expensive. 3. Forming modern concrete to make slopes is not easy.Today’s concrete is usually pumped and is relatively low in viscosity, almost to a point where it self-levels. Creating rises in liquid concrete is problematic and the result is often a mass of attempted falls that capture water in large puddles, often deeper than the floor membrane and resulting in membrane failure.

hen using cavity drain systems as a form of waterproofing in either new build or refurbishment basement projects, it is important to consider that design issues can lead to expensive and early failure.The use of drainage channels is imperative and cavity drain systems need to be maintained as stated in BS 8102(1), the Code of Practice for Protection of Structures Against Water from the Ground. Newton’s Basedrain Drainage Channel is placed either below or above the joints in the structure and it delivers water directly to the sump without moving the water over the expanse of raft or slab, as is the case with a full floor drainage membrane. As the channel network is easily accessible, it can be maintained, inspected and cleaned with ease and critical remedial works can be carried out with no disruption. The channel is 50mm deep and the floor membrane is always placed directly above it, providing a total maximum floor drainage void of 70mm against a maximum of 20mm for just the floor membrane.Water within the 50mm deep channel forms its own hydraulic gradient, ensuring that the water moves freely within the channels and to the sumps.The resulting system is much safer and easily maintained. The Interiors Group has recently designed and completed a Cat A to Cat B fit-out of the newly-relocated offices for Base Soccer in London.

B

ase Soccer is an agency for professional footballers, dedicated to the ongoing development and career management of its clients in football and beyond. Established in 1997, Base Soccer has continued to grow in stature as its client base expands annually.The head office is in London’s West End and is supported by consultant offices throughout Europe, South America and the United States. Following a relocation, Base Soccer briefed The Interiors Group to create a modern office space, reflective of the brand identity. Two separate wings were required on one floor, one to be the client facing side with added ‘wow’ factor, and the other a ‘behind the scenes’ working environment. Virginia Dunne, Operations Director of Base Soccer Agency Ltd commented: “We were drawn to The Interiors Group right from the start, when they came up with a stunning design idea which stood out amongst the other contestants in the beauty parade that kicked off our hunt for a fit-out company. When our original property choice fell through, TIG visited alternative premises with us, patiently taking us through several incarnations of the design. When it came time to formerly appoint them, our hard bargaining was met with good humour and understanding. The fit-out was smoothly overseen by professional contract managers and carried out by an excellent workforce. We would

have no hesitation in recommending TIG.” The main concept behind the design of the interior was to reflect the heritage of football in a modern way.The football motif was incorporated in a subtle way, for example hexagon textured gold wallpaper was introduced onto the walls in the boardroom. This subtly picked up the shapes found on a football.The new breakout furniture has upholstery of worn brown leathers with grey tones of fabric to soften. Detailed red stitching in the grey chairs and sofa was used to push the original idea of the interior forward.Worn leathers and detailed stitching were utilised as they are reflective the typical design of a football boot. The front of house client facing area was required to be attractive and memorable to

existing and potential clients.The Base Soccer logo in a sleek chrome finish is situated in the visitors waiting area on a white wall. Shades of red and various gradients of light and dark veneer look vinyl were mixed together to create a striking, textured wood effect floor. A worn leather bench and grey fabric sofa face a large, wall mounted television screen. This area is made complete with a fully stocked drinks fridge/coffee machine. A small office for the two directors and the boardroom are to the side, separated by glass partitions. These glass partitions comply with building control with the installation of privalight which enables the client to turn on and off manifestation for internal meeting privacy. The open plan office space in the second wing maintained the colour scheme with white walls, and was fitted with dark grey carpets. White workstations are contrasted with red screens which tie in with the splashes of red used in the front of house area. A small meeting room to the side is again separated from the central desks with a glass partition.

Legal & Business There are usually knowledge and competency elements to the apprenticeship, with training delivered by the third-party training provider. Ultimately, the apprentice receives a recognised qualification. Apprenticeship agreements can be terminated lawfully, if the dismissal is fair and in accordance with the contract, but an employer terminating a fixed-term apprenticeship early may have to pay the salary for the entire term. The right to early termination should be addressed in the contract.

Recruiting process

For weeks ‘The Apprentice’ has been entertaining the nation, but undoubtedly sparking fresh debate about the advantages and disadvantages of apprentices. When utilised properly, apprenticeships are good for the business and the individual, however, solicitor Abisola Latunji, from law firm SGH Martineau warns against the programme’s approach.

D

espite the programme’s lighthearted approach to hiring and firing, the law governing apprenticeships is complicated. The terms ‘contract of apprenticeship’ and ‘apprenticeship agreements’ sound similar, but the employment law implications differ significantly. Contracts of apprenticeship focusses on training the individual, rather than having them perform work for the employer. Apprenticeship agreements are entered into and governed by the Apprenticeships, Skills, Children and Learning Act 2009 and are more like standard employment contracts. They must fulfil certain criteria, including: the apprentice undertaking to work for the employer; a statement of terms; a statement the agreement is entered into in connection with a qualifying apprenticeship framework; and a statement of the skill, trade or occupation for which the apprentice is being trained.

Hiring and firing the apprentice

Contracts of apprenticeship aim to provide training and employers can only terminate them in limited circumstances, like severe misconduct. An employer terminating for other reasons, can be liable for loss of earnings and the cost of training for the remaining apprenticeship. Businesses must have thorough recruiting processes, because when an apprentice fails to meet the required standards, given that a probationary period cannot necessarily be utilised, they cannot simply be sacked. Apprenticeship agreements can be more appealing, offering the option to terminate the agreement if things go wrong. If an apprenticeship agreement’s prescribed conditions are not met or no contract exists, there is a risk it might be deemed a ‘contract of apprenticeship’, bringing with it additional obligations – businesses should seek professional advice on drafting the contract to avoid such issues. Apprentices share employment rights with other employees, although the National Minimum Wage is lower for apprentices under 19 (or those 19 and over, but in the first year of their apprenticeship). Funding for apprentices is age dependent, typically paid to training providers, with the employer usually required to contribute towards training in addition to the necessary wages. If a business has fewer than 1000 employees, has not taken on an apprentice in the past 12 months and hires apprentices between 16 and 24 years of age, it could obtain a grant of £1500 per apprentice, up to £15,000 in total. Whilst the apprentices on the show might entertain us, hiring apprentices is no laughing matter. They offer businesses of all sizes, the skills and commitment needed for future growth, but care should be taken when drawing up the contracts – it could save a lot of future problems.

esigned by architects ARM+CCN, a joint venture of ARM Architecture and CCN Architects, Perth Arena is defined by nine unique facades and links the city’s business district with the Northbridge suburb. Its vivid colours and dynamic geometry provide a vibrant and eyecatching new international entertainment venue attracting world-renowned artists to the capital of Western Australia. Resembling a giant and complex jigsaw puzzle, its design takes inspiration from Christopher Monckton’s Eternity Puzzle, filling an almost regular dodecagon, a polygon with 12 sides and 12 angles with 209 irregularly shaped smaller polygon pieces. Taking the form of interconnecting polygons the facades feature a bespoke curtain wall solution designed and developed by Reynaers and based on the CW 50 Structurally Clamped system. Development of the bespoke solution was needed for use in the extremely complex inward and outward slopping facade – the irregular shaped elements required custom-made glass support and T-connections in addition to the integration of parallel opening windows. This also necessitated the use of special corner connections, bespoke transoms and mullions. All of this had to be accomplished using slim aluminium profiles so that only minimal aluminium was visible keeping clear lines within the external facade. As part of the structure mullions of some elements were clamped onto a steel substructure and several different sized elements were produced in irregular shapes, including the parallel opening windows. An integral part of the development process saw extensive testing of the bespoke curtain wall at the Reynaers Institute test centre. This ensured the system’s ability to withstand all wind loads, thermal and structural movement as well as the system loads imposed by the building’s diagonal transoms.

Visual impact

Glazing on the project is a combination of single and double glazed elements. As with all modern concert venues acoustics are particularly important, with some of the elements including acoustic variants with 32mm spaces and an acoustic layer between the glass panes. Special protection was included on the panels that make up the dramatic slope areas to ensure full system integrity due to the high loads experienced.

As day turns to night a transformation takes place as the arena comes to life with pulsating streaks of light

The glazing panels are arranged in bold geometric patterns adding to the visual impact created by the building as a whole. This extensive use of glazing, with the addition of strategically placed skylights, ensures internal areas of the venue are both light and airy while delivering a feeling of open spaces with unobstructed views to the surrounding area. Fundamental to the design concept developed by the architects it was crucial

that the glazing had to be as one with the other facade materials, presenting a uniform and uninterrupted exterior. Laced with bold colours blue, white and black, the facades merge seamlessly with cladding in bold geometric patterns while parallel sashes of irregular shaped windows appear almost nonexistent when viewed from the outside. Internally, however, it is a different story as the fenestration highlights the design features

while bringing in the all important natural light. This visually stunning achievement led to the building been awarded The Australian Window Association’s ‘Best use of Windows and Doors Commercial – New Construction’ award. Whether viewed from the grand boulevard to the south or from the elevated roadway to the west, Perth Arena has been designed so that no facade or entrance is seen as more important than another. Its nine unique facades fold over and overlap each other and are broken up by the vivid colours of the external cladding.

The visually striking venue is down to the architects designing an impressive, flexible concert venue and sports stadium with no fewer than 9,800 triangular panels and one thousand rectangular panels make up the exterior and its sheer multi-functionality makes Perth Arena an impressive giant 3-D puzzle and fascinating piece of architecture.

Water conservation under pressure David Meacock, Technical Director at washroom management specialist Cistermiser, explores the innovative new control systems which save water and energy, reduce costs and greatly improve visitor experience.

locally controlled using sensor technology positioned to detect visitors.What’s more, these systems can be relatively sophisticated. For example, there are systems with an ambient light sensor which turns on the lights only when natural light levels are too low, in order to reduce energy usage. The risk of heavy water loss through taps sticking (in the case of non-concussive taps), leaking, or being accidentally left running can be minimised through the use of ‘no-touch’ infrared (IR) technology. IR sensors not only prevent water wastage, they also ensure high standards of hygiene by reducing the contact between user and washroom. But few areas of a washroom have a greater impact on water use than urinals. Without flushing controls, urinals are easily responsible for the majority of the water used in commercial and public buildings – and if the WCs are also not fitted with partial flush controls, then the washrooms within a building can account for up to three-quarters of its overall water consumption. Waterless urinals might appear to be the most intuitive solution to reduce water use but they still require water for cleaning and maintenance, not to mention hefty doses of chemical treatments. Urinal flush control products, on the other hand, are relatively easy to install and all deliver significant water savings. One of the least expensive, but still effective, solutions on the market are hydraulic control valves which are easy to fit to the pipe filling the urinal cistern. The valve is activated by waterpressure: it remains closed if there is no washroom activity (halting the constant flushfill-flush cycle of the urinal cistern) until a tap is turned on. drops, the valve opens and the cistern refill cycle continues. For large office buildings with two to three washrooms on each floor (gents, ladies and disabled) there are more sophisticated, holistic systems which are just as easy to install (and retrofit), which control individual washrooms.These smart systems also allow the facilities manager to completely shut down washroom facilities in areas or floors of a building that are not in use, and switch them back on just as quickly. What’s more, where installed, washroom control systems can also help significantly improve a building’s score in the BREEAM categories that relate to water, energy, heating and ventilation (notably HEA06, HEA07, ENERGY07 and WAT03). Just as important as efficiency targets and reducing waste of course is the user experience, and there is no doubt that smart technology delivers a cleaner, more hygienic and an altogether more pleasant environment for visitors, particularly in washrooms with a high footfall.

With the building in such a delicate state of repair, Abacus needed to minimise the impact of the refurbishment on the existing structure

A roaring success Today’s primary care health centres are a far cry from the traditional GP practices of the past. With more services being delivered at a local level, flexible buildings that centralise a variety of facilities in a single location are required. This means that many health centres, like the Lion Medical Centre in Stourbridge, need larger premises with custom-designed facilities.

T

he Lion Medical Centre provides services for 26,000 patients, but the design and construction challenges were not simple due to the size of the building or the number of services that needed to be incorporated. The £8.5m project involved a combination of a new build scheme and the refurbishment of a derelict Grade II* listed former foundry, which had to be carried out with minimum compromise to the integrity of the building in terms of its fabric, features and significance.

Design challenge The Foster & Rastrick Foundry in Stourbridge was where the first steam locomotive to run on rails in America was manufactured in the early 19th century and it continued to be manufactured right up to

2004 when, after a fire, the building had been left vacant and derelict. When Abacus Chartered Architects received the brief to refurbish the building as part of the ambitious Lion Medical Centre development, the former foundry was on the English Heritage ‘at risk’ register. Comments Graham Sutherland from Abacus: “We needed to develop a satisfactory repair strategy for the existing Grade II* listed building and develop a formula for the integration of an efficient medical facility fit for the 21st century and beyond. “We had to balance the conservation requirements of the site and the building and develop a solution that enabled the development of a health care facility that successfully mixes old and new structures and styles.” In order to achieve this, the delivery

partners worked closely with the client and adopted a design philosophy of appropriately repairing and conserving the building, rendering it secure and preserving its special features. Before work could begin on the building, however, the site’s flood risk had to be addressed due to the nearby River Stour. The river bank was re-profiled to National Risk Assessment (NRA) approval and the design incorporated raised finished floor levels to further mitigate the risk of flood.

Loose fit With the building in such a delicate state of repair,Abacus needed to minimise the impact of the refurbishment on the existing structure. A full, high resolution digital survey scan was carried out to enable accurate recording, specifying and scheduling of fabric repairs and an innovative ‘loose fit’ approach was devised for the building’s interior. This involved a structural frame for the new internal spaces which is set within the skin of the shell as a structurally independent steel frame with minimum points of contact with the existing building. Graham continues: “The interior was designed as a loose fit so that the long-term viability of the building was secured as part of an effective building management and maintenance strategy.” The same principle was followed for the mechanical and electrical design, with penetrations through the existing fabric kept to a minimum. While the existing foundry building is connected to the new build element of the scheme via link bridges on each storey,

there has been minimum intervention and connection to the listed building in order to preserve its original appearance and protect the structure during the construction phase.

Natural light The former foundry building has been laid out as a two-storey structure with a large, double height atrium reception and two internal staircases, one for use by the public and one ‘back office’ staff staircase.The building interior is lightweight and loose fit so that the medical centre can reconfigure the space for alternative use in the future without any significant structural works, with a number of consulting rooms lining either side of a central walkway on the first floor. Maximising natural light and a feeling of spaciousness was central to the success of the design and this has been achieved both in the unusual roof structure and the extensive use of glass balustrades. The roof structure is of particular

historic and technical significance and extra care was taken in its repair, conservation and integration into the refurbishment programme.The result is an innovative single truss span with a cast beam that mirrors the form of the original wooden roof beams, with light angle truss framing above. It incorporates numerous skylights, which deliver light to the ground floor via the atrium, adding to the natural light provided by the original arched windows. The main stairs and stair voids echo this mixture of industrial references and openness with a Mono balustrade system from Delta Balustrades, incorporating a 50 series Sigma stainless steel handrail and a HiBuild coated Mono balustrade with 10mm clear glass infill panels and standard barrel glass fittings. The balustrade system enables a mezzanine effect on the first floor overlooking the reception atrium. Comments Garth Boyt from Delta Balustrades: “The interior succeeds in

Overall, however, the success of the scheme can be summarised by English Heritage’s comments praising the scheme as “an example of how constructive conservation can transform a serious problem building into a community and architectural asset.”

articulating the building’s industrial heritage while maintaining the openness of a contemporary healthcare building with clean lines and an open aspect. “The balustrades are central to that approach, ensuring that the stairs and voids are safely enclosed while allowing light and visibility to flow thorough the interior.” For the back office stairs, Delta Balustrades worked with the architects to value engineer the specification, installing an Orbis system with HiMet metallic coated handrails and balustrades and 10mm clear glass infills with bolt through glass fittings. Garth continues: “Using the slightly lower spec option in the back office areas reduced the cost of the project while maintaining the ‘look’ of the new interior.”

Facade pays dividends In this article, Jon Palethorpe, Commercial Director at Technal, looks at how a range of architectural aluminium glazing systems have helped to create a state-of-the-art technology centre for De La Rue – the world’s largest integrated commercial bank note printer.

he brief for the scheme at Overton Mill in Hampshire was to create a distinctive, world-class building with a modern facade that would better reflect De La Rue’s aspirations as a leading global organisation, stimulate innovation and interaction, and blend well into its rural location. The project also included the expansion and extensive refurbishment of an existing 1980s office building to house the new research facility. The main contractor for the project was Thomas Vale Construction and project architects, RCKa Architects worked in collaboration with workspace designers, David Leon & Associates.

World-class centre The new three-storey wing to the south east elevation occupies a prominent sloping site

and has provided a state-of-the-art centre for the development of new products with De La Rue’s customers and research into printing techniques, ink application, holograms and other security features. It accommodates a series of secure, specialist laboratories, openplan offices with expansive views over the surrounding countryside, and a visitor’s suite to demonstrate the latest technologies. The internal spaces are designed to encourage scientists to relocate from the laboratory environment to the ‘write up space’ on the upper floor, stimulating interaction between the different disciplines and inspiring innovation. The building’s contemporary design has a sculptural form featuring deep reveals and projecting cills to provide shade from the sun in the summer months and to allow high levels of natural daylight during the winter. recycling and converting an existing facility, the client gained a brand new research centre to encourage collaboration and innovation, for significantly less than the cost of a new building

Unify elements Fabricated and installed by ADP Aluminium Systems,Technal’s GEODE-MX62 curtain walling, FXi65 casement windows and CD commercial doors were specified for both the new wing and the refurbished building. The fenestration of the technology centre was designed to unify both the new and existing parts of the scheme and to reflect the activities inside – the ground floor of the extension has a solid ‘plinth’ with smaller FXi65 casement windows for privacy where research activities take place. The two upper floors have large spans of curtain walling to maximise natural light where the office spaces and facilities for visitors are sited.The GEODE-MX62 facade system was used to enclose a new doubleheight entrance lobby for the main brick-clad building, allowing views up to the top floor.

Improved thermal efficiency Technal’s FXi65 ribbon windows replaced the original steel windows which had reached the end of their life, radically improving the building’s thermal efficiency and reducing heat loss.The new systems have a projecting top hung configuration with fixed lights and were all internally glazed. A continuous white monolithic render was specified for both the new wing and the entrance lobby of the main building – a

installation, and it can be used to create a wide variety of architectural compositions from a single grid system. Design options for unrivalled aesthetic flexibility include low to high rise facades, horizontal or vertical emphasis, ribbon, structural, faceted, beaded, and sloped glazing. The GEODE-MX62 curtain walling is one of the latest additions to the GEODE-MX range which was developed to allow building designers to accommodate larger dimensions and increase natural light.The option features a 62mm module, and a maximum weight of 600kg per transom can be specified – compared to up to 400kg with the standard Visible Grid curtain wall option. This enables architects and contractors to achieve even larger glass sizes to help reduce the reliance on artificial lighting, and meet their sustainability objectives.

MX62 curtain walling is available in three mullion/transom sizes – 80, 140 and 200mm for further design flexibility, and will accommodate 8 to 44mm glazing as a flat facade. Structurally-bonded top hung concealed vents can be supplied for 36mm and 42mm glazing, allowing natural ventilation whilst maintaining a frameless appearance to make the sections of the vents indistinguishable from the curtain wall when in a closed position. The technology centre for De La Rue successfully demonstrates how a highly flexible and integrated range of architectural aluminium glazing systems can be used to create a variety of compositions for both refurbishment and new build, allowing visual consistency across a single project.

We are very pleased with how the fenestration solution has unified both the existing and new elements of the building. “Technal’s assistance with the specification made the facade design process very straightforward, despite its complexity, and we are very happy with their team’s technical input.We would definitely consider specifying these systems for future schemes.The success of the overall project is testament to the vision of the client and the project team.”

Privacy and solar protection elements made of bronzecoloured anodised aluminium mesh underline the puristic impression given by the clear lines and have an almost magical effect through their interaction with light.The glass behind the mesh also shimmers in bronze. For this extraordinary design, the architects were inspired by the world famous Star Wars films.They designed this futuristic building as a homage to Princess Leia. Through the interplay between fully covered curved sections and parts of the building that reveal an appealing and very feminine metallic bronze bikini look, the apartment block reflects Leia’s unearthly appearance in both form and colour.This versatility also reveals itself in the building shell: partially covered, partially open to the outside – however the residents please.This variability of intimacy and openness is made possible by moveable privacy and solar protection elements as well as special lighting technology. If the resident uses the lighting inside the room, the apartment is visible from outside. If, however, they use the exterior lighting, which illuminates the room just as brightly through the fully glazed, reflective front, passers-by see nothing more than a shining bronze facade while the resident, protected from prying eyes, can observe the street below.

A number of dilapidated Victorian three-storey buildings were to be demolished to make way for some new retail units. However, a laser survey showed that the adjacent concrete frame building had been built into the gable end wall of the properties to be demolished. The project engineers asked Helifix to design a suitable structural solution and a scheme was devised using grouted CemTies and SockFix grouted sock anchors. Remmers Floomix DQ – the ideal solution The floors within the main production area of the Express Contract Drying factory in South Wales required refurbishment. The existing flooring was a combination of old, rough and previously painted concrete as well as a build up of past resin flooring all of which created significant substrate challenges. TPS360, the contractor for the project, was instructed to produce a new floor finish that needed to be slip resistant with good chemical resistance whilst providing an

attractive and highly durable finish. The uncertainty of a number of the existing finishes was a cause of concern for both Remmers UK and TPS360. It was

recommended that adhesion testing was carried out on the existing resin finishes to check they were sufficiently bonded. Due to the number of free edges, it was thought that water and food oils that are present from the production processes, may have penetrated through the slab and weakened the bond of these finishes. This theory was proven during testing where it was shown the existing finishes had adhesion levels less than 1.0 kN/ m2. It was therefore advised that they would need to be removed during the preparation phase, thus putting further pressure onto the program for installation. Remmers Floormix DQ flooring system was chosen for its special blend of decorative colour quartz aggregate and extreme durability which was ideally suited for this application. Due to time constraints on the program, fast curing resin screeds were installed, to falls, to an exacting standard to avoid ponding. 8 www.remmers.co.uk

Modern flooring mix retains company’s heritage When Cummins Generator Technologies moved its global headquarters to Peterborough, architects at James Cubitt & Partners used a wide range of Forbo’s flooring products to transform empty and dated premises into a modern, invigorating and productive office environment. The architects set out to create a professional HQ with collaborative working spaces and meeting areas. Chere Waddington, Interior Design Director says: “We wanted to provide a bright and fun

workspace which also expressed our client’s branding and manufacturing heritage. We met this brief by installing a multitude of products from Forbo’s large portfolio in the company’s brand colours and complementing shades.”

The striking reception features a free flowing red ‘swoosh’ created from luxurious Westbond carpet tiles in vibrant Poppy, which contrasts starkly with the more industrial aesthetic of Allura Flex in Concrete specified for its robust and durable nature. The architects wanted to fuse industrial elements of the interior design with the more modern working environment, and create easily identifiable spaces, zones and breakout areas throughout the headquarters. To achieve this they used colour blocks of carpet tiles from Forbo’s Tessera Alignment and Alignment Highlight ranges. These carpet tiles in turn merge seamlessly with the Allura Flex tiles in Ash Oak and Concrete that provide an easy to maintain flooring for office tea points and kitchen areas. Acoustic clouds at Portsmouth University The Eldon building at Portsmouth University is a new creative and cultural facility designed by architects Penoyre & Prasad as an exemplar of sustainable construction. The entrance foyer, also used as an exhibition space, displays a very dramatic ceiling using Troldtekt acoustic panels. It is a very good example of how a sustainable acoustic ceiling can be used to perform several roles simultaneously. Here, the architects have combined a gridiron pattern of suspended acoustic panels, often known as clouds, together with a framework of lighting strips. Be aware of cavity wall lateral transference Lateral transference is the term used to describe wet ingress progressing ‘sideways’ and in so doing permeating parts of a structure that are intended to remain dry. The traditional bay window is a good example of part of a building susceptible to lateral transference in severe rain conditions. As bay fascia/facade heights increase, so do the number of courses between the bay roof intersection level and the bay support lintel level. The greater the vertical distance between them, the greater the bay susceptibility to lateral transference because the exterior masonry skin on the outside of the bay runs uninterupted onto the support lintel that is inside the building. Such construction permits a ‘sideways soak’.

Horizontal transference between intersection level and lintel level can be prevented by building in a preformed DPC cavitray that vertically connects two levels within the same masonry skin without adversely interrupting bonding or coursing. Its presence arrests dampness before it can track inwardly. Called a Bay Window Vertical Cavitray and manufactured by Cavity Trays of Yeovil, Type BWVC units are handed and available to suit brickwork and block work coursings. Units are introduced at each end of the lintel and provide a cleverly shaped permanent DPC

connection upwardly to the lowest cavitray at roof intersection level. Wind-driven rain saturating masonry to the sides of the bay is thus prevented from continuing soaking inwardly where the exterior skin becomes an internal skin inside the bay. Flood door meets demanding requirements

Testing was conducted at three depths and assessed against a maximum allowable leakage of 7.1 litres per hour. At a depth of 487mm the actual leakage was only 0.24 litres per hour. At 973mm it was only 0.49 litres and at the full depth of 1460mm it was still only 0.58 litres per hour. The BRE declared the doors had passed the test using the criteria in place at the time, however, in a fast moving world PAS 1188 has already been updated to reduce the allowed leakage levels by half. The Loddon Flood Doors still achieved the new more demanding requirements with ease. A PAS is a Publicly Available Specification. This is a sponsored fast-track standard driven by the needs of the client organisations and developed according to guidelines set out by BSI. Key stakeholders are brought together to collaboratively produce a BSI-endorsed PAS that has all the functionality of a British Standard for the purposes of creating management systems, product benchmarks and codes of practice. In July of 2014 a double door version of the Loddon Flood Door was tested to PAS 1188-1 for flood resistance by the BRE at its facility at Garston.

The MCIAT Professional Assessment

– a new qualifying route What is the MCIAT Professional Assessment?

The MCIAT Professional Assessment is a flexible, rigorous, robust and quality assured qualifying process, based on performance and designed to recognise the diversity of Architectural Technology. Candidates must provide an in-depth critical analysis clearly summarising their professional experience. This should be a reflective report and should refer to challenges and successes encountered whilst working on projects and how any issues were resolved. Applicants should also undertake a self-evaluation highlighting their strengths and weaknesses in relation to their area(s) of practice. The Professional Assessment process is based on four core competencies: • Designing • Managing • Practising • Developing (self)

Who can apply for the MCIAT Professional Assessment? Any applicant working in or on, for example, academia, general practice, component design, refurbishment, small residential projects, large commercial projects etc within Architectural Technology, should be able to apply their own experience to the Professional Assessment process, but they must hold one of the following membership grades: ACIAT, TCIAT or profile candidate. Each application will be assessed on its merit. However, each applicant will need to demonstrate a sufficient level of knowledge and understanding and professional competence/experience in relation to their sphere/s of practice and demonstrate to the Institute they can meet the expectations of a Chartered Architectural Technologist, MCIAT.

How much does it cost? To apply for the Professional Assessment, applicants are required to pay £300 for the assessment of the application and the Professional Assessment Interview.

Entries are now invited for the 2015 European Copper in Architecture Awards 17 – a celebration of contemporary architecture and showcase for architects designing with copper and its alloys. The Portakabin Group has secured a £10m contract for the off-site construction of two new buildings which will provide clinical services during the 3Ts Redevelopment of the Royal Sussex County Hospital in Brighton. B & K Structures raises the roof B & K Structures is acknowledged as an industry leader when it comes to optimised hybrid solutions and one aspect that sets it apart, is the company’s continuous design innovation. This is nowhere more apparent than with roofs, as B & K Structures has been involved with some of the most iconic roof structures in the UK, developing a range of stunning designs.

cunthorpe Academy, with its unique geodesic roof structure, consisting of five intersecting glulam domes, created a ground breaking sports and leisure facility.This particular structural solution had been successfully executed on the continent, however this design was a first for the UK to be constructed on such a large and complex scale.The domes are formed with short members running between primary glulam to create a structure that supports itself, with steel structural members running through the project where the intersecting domes join. The connections on this build were formed from bolts fixed into the end of the glulam beams from the side of the steel nodes.The glulam beams, complete with resin embedded steel rods, were manufactured offsite and brought to the site for rapid connection to the four way steel nodes, keeping the impact on site programme to a minimum. Not only does this choice of roofing system deliver a striking visual impact, it also outperforms traditional constructions by allowing for efficient use of

materials and greater stability. Another project demonstrating B & K Structure’s innovative roof designs is the renowned Marks & Spencer store at Cheshire Oaks.This was a ground breaking project in terms of sustainability as Marks & Spencer wanted to use a suppler that was able to adhere to their environmental values – as the UK’s leading sustainable frame contractor, B & K Structures had the essential credentials. The most striking and sustainable feature to the build was its ‘wavy’ glulam roof, which was made up of 1400m2 of curved glulam beams. The steel mezzanine floors and roof were constructed simultaneously in order to ensure all elements fitted together. The connections had bolted steel plates in a traditional format to ensure the project was made as easy as possible to erect on site. The curved beams are supported by a series of steel columns and had to be trimmed on site to fit the holes of the 5000 steel bolts fixed to the steel work. One advantage of this roof style is that it could be left exposed – eliminating the need for suspended ceilings. This meant that fewer materials had to be used, adhering to the environmental values of Marks & Spencer. The multi directional roof design

was formed from semi continuous curved beams comprising two adjacent spans joined together, thereby reducing in span deflection. The curved beams were supported on steel tree columns in a crucifix arrangement with individually designed steel connection plate and bolt arrangement, requiring 24 bolts at every connection point. The steel mezzanine flooring acted as diaphragm – reducing the need for vertical bracing. The Moor Market, Sheffield is another excellent example of a unique roof design. Finalist in the 2014 Wood Awards, the iconic structure is located in the city centre and is the flagship of the regeneration of the Moor area. As structural framework provider, B & K Structures proposed an optimised hybrid solution to create a distinctive building. The roof comprises semi-continuous and continuous members with some tie members in between to form a consistent grid. Temporary propping was designed to support the structure throughout the construction phase with the inner glulam roof structure being erected first which was supported by the external steel frame. The principles of erection for all three of these frames – Moor Marketing, M&S Cheshire Oaks and Scunthorpe Academy – are similar. Individual towers were used to support the nodal points whilst the structure was in construction; the towers were then removed when the frames were structurally stable which was fully coordinated within B & K Structure’s scope of work, meaning that no fixed scaffold system was required.
