id you know there’d been an election? We all know how important the construction industry is, having effects upon all other industries too. As Chris Blythe, Chief Executive of the CIOB, said, “After all the rhetoric and with so many key issues facing construction, the industry will be wondering what it can expect from this coalition Government. We are entering unchartered waters and only time will tell if it is a success. Investment in the built environment can spread the benefits of an economic stimulus to all parts of the UK. For every £1 spent on construction output, £2.84 is generated in total economic activity, and 92p of every £1 spent on construction is retained in the UK,” he reminds us. “Unlike the debates, this government’s success will be measured by its ability to turn the words into substance.” So, a big welcome to Mark Prisk, our new construction minister (ex-shadow construction minister) and Grant Shapps, housing minister (ex-shadow housing minister). Here’s hoping that, working together with Paul Morrell the government’s Chief Construction Adviser, they can really Get Britain Building!

Locals are intrigued by the unusual delivery

T

he team brought together to deliver the £4m Bird Observatory on Fair Isle faced some tough requirements. In addition to all the usual “on time and on budget” requirements, there were a few other factors to consider for the 1,500m² mainly timber project. “The new Fair Isle Bird Observatory (FIBO) replaces an earlier 60 year old structure, which was demolished to make way for the new one,” explained project director Ian MacGillivray of lead designer Synergie Scotland. “The clients, Fair Isle Bird Observatory Trust, were keen that the Observatory should be ‘closed for business’ for only one season.This would have been impossible using traditional construction methods, particularly given the short building season Fair Isle’s weather dictates, so we decided to use a modular system instead.” For this system Synergie worked with AHW Building Solutions of Kirkwall, Orkney, who have developed and manufacture their own engineered timber, full panel, modular construction system, incorporating James Jones FSC accredited

JJI-Joists as principal structural elements (see box for details). Severe weather conditions FIBO is an innovative, sustainable, largely timber two storey modular building. Designed to bring previously existing facilities up to the standards expected by modern visitors, the new Observatory building includes a permanent house for the Warden and his family as well as bird watching, commercial, conferencing, catering, retail and accommodation facilities. Specially designed to withstand Fair Isle’s severe weather conditions, the building comprises 30 engineered timber pods, constructed from closed panels, fitted with the innovative Energyflo wall insulation system, which enables warm air to circulate in the cavity and be recovered using a heat pump. Floors, ceilings and walls of the pods use JJI-Joists extensively, which, says Ian MacGillivray, “Provided an A rated green material to maintain the sustainable credentials of the building.” Roof fabrication incorporates glulam

which allowed large span openings where two or more modules were to be joined to form public areas. Exposed location Given the exposed location, external cladding for this building was key, and Triboard, a highly durable laminated timber product was specified for the external walls.This incorporates a layer of Spruce sandwiched between two boards of Siberian larch and in this case was supplied in 5m x 2m sheets x 27mm thick. “Tribord was supplied to comply with the client brief for ‘minimal external maintenance’”, said Brian Robertson, General Manager of James Jones Timber Systems Division. “It’s a great product which uses untreated Siberian larch; this grows very slowly in cold climates so it is very dense and durable - ideal if you want something low maintenance which can withstand the severest weather. And of course, it’s a highly sustainable product.” Cladding on the roof utilizes a high performance metal tile called Metro, which offers a 45 year guarantee.The roof design

also incorporates 5Kw of photovoltaic tiles for energy generation. Heavy seas With Synergie driving the design and permissions and AHW the pod manufacture and erection services, an impressive build schedule was set - and met! Eight months was spent on the funding, design and permissions process - not least of which was getting Building Control approval for the innovative Energyflo insulation system! Work on site finally started in July 2009 when demolition began. It took five months to complete demolition, put in new foundations and transport (in threes and by sea!) and erect the 30 engineered timber pods. Despite significant delays with heavy seas and ferries having to turn back, the actual shipping and erection of the modules was successfully carried out over a 14 day ‘weather window’ and the building was wind and watertight by September 2009. Six months remained in the contract for interior fit out and landscaping and, despite what designer Ian MacGillivray describes as “the major challenge of logistics when you need to transport all your supplies to an off shore site”, in early May 2010, the building has successfully been handed over.

AHW Building Solution’s Prefabricated Full Panel Modular System AHW Building Solutions has been using pre-fabricated construction techniques since 2004, building up a considerable expertise – and its own innovative full panel and pod construction system – along the way. Terry O’Hara, AHW’s MD, recognised that faster, factory based construction is the way to go. “We feel it’s only common sense, delivering a better, more sustainable product and minimising handling on site,” he said. AHW has been using James Jones FSC certified British manufactured JJI-Joists as the principal structural elements in its system since 2005. “We share James Jones commitment to sustainability and innovation,” added O’Hara. Using pre-insulated closed panels, AHW has developed a successful four-pods-to-

a-house method – two pods upper floor, two pods ground floor, for a two bed room, four person house, which has been successfully used in a number of affordable housing projects.The pods come fully fitted, with insulation, decoration, windows, doors, electrics and plumbing. AHW’s system was adapted for the design and manufacture of the pods for FIBO. Utilising the services of RTC Timber Systems in Elgin Morayshire to manufacture the glulam-rimmed, timber frame wall panels, these were manufactured to stringent standards. “These wall panels needed to be very precisely manufactured,” explained O’Hara, “as the Energyflo insulation specified must be airtight to be effective and is only friction- fitted into the panels.” Once completed, the panels were delivered to AHW’s facility in Kirkwall, where they were assembled into complete pods, ready for transportation by sea, on the 12 hour journey to Fair Isle.

Holy Island, Batman! T

he lack of affordable housing for local people is often cited as a major cause of communities breaking up, as young people in particular look to the cities to find work and somewhere to live.This was the exact position in which the isolated 160-strong community living on the Holy Island of Lindisfarne, off the coast of Northumberland, found itself. Local residents, some of whom were born

on the island, found themselves squeezed out of the housing market, with many facing the prospect of having to leave the island in search of affordable housing. The problem has been caused by the increasing popularity of the island as a holiday destination, with buyers snapping up properties to let as holiday homes. Recent years have seen house prices reach five times the level of similar homes on the nearby mainland, creating an unsustainable

Supporting a Build for the Future With a centuries-old way of life under threat, the Holy Island of Lindisfarne Community Development Trust (HILCDT) - was formed, with the aim of not only halting the break-up of the community, but reversing the process. Only a decade ago, to address this very issue, the HILCDT obtained charitable donations for several new build properties that could be made available for rent by locals.The plan on this occasion was much the same - to build affordable homes for local people who chose to remain and build their lives on the island.

more than halfway to their target.The remaining £228,000 was raised through a number of sources, including a principal sum through a mortgage from the Triodos Bank. “A small, well-planned housing scheme like this can make a big impact in a rural community,” says Pat Ritchie, the Homes and Communities Agency’s regional director for the North East. “Four families who might have had to leave the island can now look forward to a secure future in an affordable home.” Can money grow on trees? Four Housing Group, a leading housing provider in the region, helped to facilitate the HCA funding for the homes on behalf

The HILCDT wanted to build four threebedroom houses at a projected cost of £740,000.The initial £300,000 was provided by the Tudor Trust, a charitable trust which supports people and organisations working to achieve lasting change in their communities. In the summer of 2008, the HILCDT approached the Homes and Communities Agency (HCA) for help with the next phase of the project. Understanding the special nature of the project, the HCA was happy to provide £212,000 to take them

of the HILCDT. Construction started in May 2009, with the first residents occupying their new homes in January this year. All homes were built to Level 3 of the Code for Sustainable Homes (CfSH), including solar panels and energy efficient design keeping fuel bills low for residents. The key to the scheme’s success was to ensure the new homes would only be available for local people and their immediate families, with rents set at less than £300 per month; a manageable level for workers in a rural economy.The method of construction chosen reflected this ethos, anticipating household runningcosts way after the build was finished and tenants had moved in. The decision was made to utilise timber frame construction for its highly sustainable and cost-effective credentials, eliminating the need for costly hi-tech renewable products to optimise carbon efficiency. To satisfy the need for rapid construction and energy efficiency, the frames of the structures were then insulated with Warmcel 500 – a 100% recycled material, manufactured specifically to complement timber framed structures and provide optimum levels of carbon reduction. 0.22 and 0.09 W/m2K, which is far higher than the values required by building regulations. Manufactured from recycled waste newspaper, it contains large amounts of sequestered carbon locked away in the paper giving it unparalleled green credentials as the only mainstream product with a Global Warming Potential (GWP) less than zero. It’s this that gives Warmcel a ‘carbon-negative’ status – a fact appreciated by a growing number of specifiers looking for easier ways to achieve higher levels on the CfSH. The high levels of insulation within the construction meant that much smaller heating systems were needed, which in turn mean lower fuel bills and less CO2 emitted – a genuine win:win situation for

householders looking to save money. From tiny acorns... The Holy Island housing scheme is a prime example of sustainable building methods helping to reduce environmental impact, while also proving highly cost-effective throughout a structure’s life span. This project is of course micro compared to some of today’s large-scale ecodevelopments, but its impact in helping to sustain a small rural community should not be underestimated. “When the houses were allocated, the comments on people’s Facebook pages said it all; ‘wonderful’ and ‘one of the happiest days of my life’, were typical,” said David Brettell of the HILCDT. “These homes, which are now a reality for

four families thanks in part to the HCA, are helping to make Holy Island a real community again.We were in danger of becoming a holiday retreat for older people but are now turning that around. “Housing is such an integral part of what keeps a community alive. So it was vital that as a community we took steps to address the housing affordability issue. I would like to pay credit to the team at the HCA who helped and supported us throughout the process. For all of us this was uncharted territory and we had to deal with a grant application process which was more geared towards major developers, not a small community land trust run by volunteers. But we got there in the end, and I hope other community land trusts will be able to take advantage of this innovative way of funding affordable rural homes.”

Making plans for progress Angus Middleton is the Technical Director at Renaissance Regeneration Ltd, an environmental consultancy specialising in due diligence and planning. Talking to FC&A, he tells us that a main problem with regulators is consistency – or lack of it.

T

he majority of new developments now require some form of environmental screening, including many on greenfield sites. Large projects located in areas of low contamination risk tend to be regarded as an ecological threat. Many developers or agents view these environmental planning requirements as an expensive delay, which unfortunately is often an accurate opinion. However, with the right approach the process can be smooth and inexpensive, it’s just that those involved often get it wrong.Why they get it wrong varies almost endlessly, but there are some general themes for the three main groups involved: clients, regulators and consultants.

Naturally occurring contamination In some parts of the country environmental conditions have only been a regular feature of the planning process for a few years.This means that even experienced developers, architects and planning consultants can have surprisingly little knowledge of the environmental process. Some are hampered further by misconceptions, such as the common mistake that naturally occurring contamination is not a problem (for example arsenic in soils). This should not pose a particular problem, unless clients try to discharge the conditions themselves.This can save a few

Voice of the Industry pounds on consultant’s fees, but can also result in far more work being required to satisfy the authority, thereby increasing both cost and delay. A good environmental consultancy will always discuss your situation, outline the best way forward and give a rough quote before you commit to using them. Or, importantly, before you pay anything. Environmental conditions are nominally imposed by the Planning Department of the local authority, but are usually controlled by the Contaminated Land Officer (CLO) of the Environmental Health department. Usually, but not always. Some authorities do things differently, some have inefficient systems and some have no official system at all.Which brings us to the main problem with regulators: consistency. Harsh conditions Every local authority has a slightly different way of dealing with environmental planning criteria.The authority’s stance towards environmental risk and its remedies is largely dependant on the personal opinion of their CLO. A risk averse officer will impose harsh conditions and vice versa. It is always worth knowing what you are up against before submitting an application or even buying the land. Looking at the conditions on existing applications for your site or similar sites may be unrevealing, as the wording is often standard for all applications and uses phrases like ‘appropriate investigation’.Talking directly to the CLO is likely to be much more rewarding, especially if you have environmental expertise. The good news is that things are improving, not so much through official policy changes but due to more CLOs taking a balanced, pragmatic approach. For instance, a few authorities that recently required a full Phase I study for any residential development (around £1200) are now happy with a ‘light touch’ study for greenfield sites (around £300). More commonly a CLO will be open to a well balanced argument, but you will need a full understanding of the science to be able to talk them round. Technical competence The environmental industry has always been highly scientific, with most practitioners in the 1980s being more

academic than professional. Since the late 1990s the legal framework on environmental issues has tightened considerably, driving a massive expansion of the industry.This has lead to people with little knowledge entering some environmental consultancies and rising comparatively rapidly to seniority. There can now be two problems with consultancies: lack of experience or blinkered technical approach.The former is often found in the ‘bargain basement’ companies and the latter in the larger companies with strong engineering ties. Consultants without sufficient knowledge can delay or prevent planning acceptance, or at least result in more work being required than would otherwise be necessary. Consultants who focus mainly on the technical issues will usually provide excellent investigations, but they may not understand the client’s commercial imperatives and so the investigation may be unnecessarily complex.This will take more time and more money to produce than a minimal investigation, which would benefit the client just as much. A consultancy with technical competence and commercial understanding should always identify the client’s objectives and regulator’s minimum requirements before doing anything else. Some clients want only to get approval for their development, whilst others want to protect against future liability or voluntarily engage in habitat reconstruction. Some sites are real contamination hazards, so gaining planning consent is almost a by-product of making the site safe for future use. Every project has unique drivers concerning the environment, so these have to be identified and understood before a consultancy starts spending their client’s money. Beware ‘one size fits all’ Beware also the ‘one size fits all’ approach. I recently spoke to a local authority that was spending £2500 on a Phase I investigation (detailed historical review, site audit and conceptual modelling) for every property that they bought,

sold or developed. Not only was this poor value for money but it was also totally unnecessary. Many of the sites in question were very uncomplicated and needed only a simple screening report to confirm them as ‘safe’.This meant £2000 a time in unnecessary fees for the large engineering consultancy in question and extremely poor value for the borough. If your planning application has environmental conditions, it is worth finding out exactly what they entail. If you are lucky the CLO or even planners will have adopted a sensible, proportionate policy and can tell you it in easy detail. However, if you are unlucky things could get messy. It is therefore usually worth appointing an environmental consultancy that is good with planning conditions to do it all for you – they will not charge extra for liaising with the regulator and could save you considerable amounts of time and money.

The Art of Integrating Renewable Systems When creating an integrated system, it is possible to source heat pumps, solar thermal collectors and underfloor heating separately. However, there are many advantages to using a specialist design and supply company like Nu-Heat.

E

ach element is supplied with its own product-specific control system.When there is more than one control system, it is possible that there may be a conflict and the best possible performance may be more difficult to achieve. When integrating a heat pump system with solar thermal heating, careful consideration must be given to the choice of cylinder. Ideally the heat pump would not be in use when the solar gives enough input to heat the domestic water, but in reality this can be difficult to achieve. Instead, the cylinder can have a ‘dedicated solar volume’ that is only heated by the solar.The remaining cylinder volume must be enough to satisfy the demand when the solar is not effective, and Nu-Heat will assess this from the details of the property. As there are two heat sources the Building Regulation G3 safety cut out must work with both, the detail of which is shown on the docking drawings. Tailored schematic drawings Underfloor heating works with almost any heat source, but when the source is a heat pump the low flow temperatures will necessitate longer heat up times, so allowances must be made.This will not be

an issue as long as the installer understands how the various elements of the system should work together. When a system is purchased from NuHeat, tailored schematic drawings are provided for each project showing the various elements, how they fit together and the best control and wiring configurations with supporting installation manuals. NuHeat also has an excellent relationship with suitably qualified installers and will recommend an expert to put in a system. One integrated system In summary, system design should ensure that all of the technologies have been configured to work together in one integrated system with control systems that complement each other by making the most of their individual operational characteristics.When specifying an integrated system, it helps if the supplier knows the estimated water usage – the number of bathrooms, power showers and so on to allow correct sizing of the system. Information about what times of the day the heating and hot water will be used helps with the correct programming of the heat pump and solar controllers to gain maximum efficiency from both.The

rom Blackpool Starr Gate to Fleetwood Ferry the worn track is being replaced, including the 1.75 kilometres road running track, ready for the tramway’s 125th Anniversary Week this September. Funded by the Department for Transport (DFT), Blackpool Council and Lancashire County Council, the tram project is valued at approximately £100m, including for the provision of 16 new tramcar sets due to be delivered in 2011. Current planning legislation requires modern tramways to take into account the control of surface water, especially where grooved rails are set into the road. For vulnerable areas, practical anti-arson solutions that comply with guidance in the Secured by Design New Homes 2010 Guide, Section 21 are available to provide peace of mind for occupants or used to protect empty properties from attack. Arson sadly remains a threat, costing lives and millions of pounds to the economy. Secure lockable letterflaps, such as the Secured by Design-accredited Flaplock FL05, can be used with a separate external mailbox to receive mail. Alternatively, an all-metal enclosed box can be installed over the letterbox opening on the inside of a front door to contain mail, unwanted or flammable materials and fire. Fairer and better? It is an unfortunate truth that many businesses will at some point face an investigation by the environmental regulators that might ultimately lead to a prosecution. Simon Colvin, Senior Associate, Planning & Environment at Pinsent Masons LLP, discusses the relative initiatives and sanctions.

I

t is important to be aware of the Government’s Fairer and Better Regulation Initiative, which will see the introduction of the Environmental Sanctions Order 2010 (ECSO) and the Environmental Sanctions (Miscellaneous Amendments) (England and Wales) Regulations 2010, both of which came into force on 6 April 2010. ECSO is set to change the environmental regulatory landscape through the introduction of a civil penalty toolkit for environmental regulators; accessible without initial recourse to the courts. The new approach is subject to certain caveats and procedural requirements. If an operator objects to the imposition of such a penalty and their prior representations to the regulator have been ignored, the operator can then appeal to a new civil tribunal known as the First Tier Tribunal (FTT).The FTT was established in autumn 2009 to hear appeals against the imposition of civil environmental penalties and other similar matters. The new civil penalties – such as Enforcement Undertakings (EUs) and Third Party Undertakings (TPUs) – will be available for a wide range of environmental offences (see the DEFRA fairer and better regulation webpage for a complete list). Existing penalties will also be available for a wider range of environmental offences.

Hints and Tips The introduction of EUs will formalise a practice that those familiar with environmental regulation have utilised for some time – the idea of an agreement with the regulatory authorities to take certain steps/works to rectify any harm caused to the environment and others in order to prevent criminal enforcement action. Up to now such agreements have been entered informally on good faith between an operator and the regulator. Now there is a formal mechanism for the recognition of such agreements – a positive step.There is however a down side with EUs. Operators need to carefully consider the impact of such undertakings on third party liability. Entering such an agreement could be seen as an admission of liability thereby opening the operator up to third party claims from those whose property has been affected, or who may have suffered personal injury.This concern applies equally to TPUs (by which an operator could offer to voluntarily compensate those affected by its actions).Thought should be given to the confidentiality of such undertakings and the extent to which they might be discloseable under requirements imposed by the Environmental Information Regulations and the Freedom of Information Act. Operators need to fully understand the

new scheme so they can ensure the proportionate use of such penalties and suggest the use of sanctions such as EUs where possible in order to avoid criminal sanctions. Operators also need to understand the right to consult prior to the imposition of a penalty along with the right to appeal and the procedures of the new FTT system. An example of the importance of understanding how the different penalties operate is as follows: If an enforcement undertaking is accepted by the regulators it prevents any further enforcement action (civil or criminal) in respect of the same circumstances meaning no “double jeopardy”, that is unless the operator fails to comply with the enforcement undertaking. However, a third party undertaking does not have the same effect of preventing additional enforcement action, so operators need to consider their options carefully. The current proposals will be welcomed by operators; regulators now have a wider range of more proportionate penalties available to them.The new scheme should hopefully mean operators do not face criminal prosecution for minor unintentional offences as is sometimes the case. However, the fact that the penalties are regulator imposed no doubt means we could see a greater level of enforcement action than is currently the case under the existing criminal scheme. In conclusion while the new proposals do offer important benefits for both business and regulators, they come with a health warning. simonjcolvin@pinsentmasons.com

T

he 13,500m² new-build scheme provides new clinical accommodation to replace the aging facilities currently located on a steeply sloping site opposite the new building.The building celebrates the reconciliation of a contemporary aesthetic with a contextual response while providing an exemplary healthcare facility for the community. The iconic valleys terrace, with its robust use of materials and arrangement as a linear form in the landscape has been a major influence on the design.The scheme is conceived as a series of linear, sliding planes, arranged on a north-south orientation.The use of render, masonry and tiled pitch roof is embraced and exploited to ensure an appropriate contextual link whilst maintaining a

contemporary aesthetic. With this in mind, the building responds to the site’s contextual identity, reflecting its architectural heritage while also applying contemporary aesthetics and sustainable technologies. Future expansion Procured on a traditional JCT98 Private with Quantities basis for a cost of approximately £23m, and following further post-contract works subsequently commissioned by the client (mainly relating to improvements to M&E services and alterations to respond to new clinical services) the facility became operational February 2010. The clinical brief required the following facilities to be provided: inpatient wards (4 x 27 bed wards, therapies (physiotherapy,

occupational therapy, speech & language therapy, dietetics), outpatients (podiatry, ENT suite, ophthalmology, orthopaedics, general clinics), x-ray, ante-natal, minor accident centre, primary care centre, support facilities (pharmacy, chapel, mortuary, administration, estates, medical records, energy centre). The brief required the majority of clinical accommodation to be located on the ground floor to ensure easy access. A number of departments, such as the minor accident and primary care centres required their own ‘front doors’. Departments such as the mortuary also required careful and discreet sitting to ensure privacy and dignity was maintained. The need to allow for future expansion, in terms of both new accommodation and car-parking, was also a major requirement

Ecological surveys The proposed location for the facility had been identified in the local plan as a site appropriate for hospital use prior to the commencement of the final design, and therefore not problematic in planning terms.The planning authority was careful in insisting that car-parking standards were met and not overly exceeded. In addition, strict regimes for ecological surveys were imposed prior to commencement of construction, as well as detailed geotechnical and ground surveys given the industrial history of the site. Many challenges were encountered throughout the development of the building, one being that the site could potentially have contained contaminated land due to its former industrial uses. The Local Planning Authority imposed onerous conditions on granting planning permission regarding the extent and the nature of groundwork investigation, requiring the input of geotechnical experts, and a considerable amount of time and effort to satisfy the requirements of the Environment Agency and Environmental Health departments. Although value-engineering was required, the schematic design was not diluted, mainly as a result of the excellent working relationship and communication between Nightingale Associates and the project’s quantity surveyor, EC Harris. A sustainable approach Scoring a NEAT ‘Excellent’ rating, the scheme incorporated the use of a biomass boiler as the hospital’s primary heat source, despite budget restraints. At the time of its design in 2004, the use of biomass boilers was innovative in its

application in a healthcare setting; the installed facility, according to the biomass boiler’s supplier, remains the “largest to be installed in a new-build NHS scheme in the UK”. The need for a sustainable approach to the design of the facility, while a mandatory requirement under NHS initiatives such as ‘NEAT’, has been a key requirement of the client. Recognising the vast amount of energy consumed by a 24-hour facility such as a hospital, the team assessed that the provision of a biomass boiler as the primary heat source would be an appropriate response. Providing a zerocarbon solution, the provision of a biomass boiler facility also supports the local economy through the procurement and supply of locally-sourced recycled timber – as well as an effective ‘pay-back’ period (approximately five years). The biomass boiler is the primary heat source and is supported by two gas boilers for resilience.The boiler feeds an under-floor heating and cooling system (chosen for its benefits in minimizing infection risk). Cooling is also provided by absorption chillers, which are linked to the biomass boiler.The biomass boiler has been designed to operate on a continuous basis, providing a carbon-neutral heat source for the absorption chillers, thus maximizing the benefits provided in terms of efficiency. The biomass boiler is 1.2MW capacity and has been designed to provide seven to ten days output per delivery.The system is fully automated with automatic fuel delivery and ash removal. Views to surrounding hills The building also has a sophisticated Building Management System, which

allows close user monitoring of all system outputs as well as control, for example, roof ventilators. Externally, SUDS are employed in the majority of landscaped surfaces and car parks through the use of ‘Formpave’ permeable pavings. Lighting controls are automatic in appropriate locations. Natural daylight and ventilation is encouraged throughout the design with passive stack ventilation – a key feature of areas such as the nurse station areas of each of the four inpatient wards and the main atrium - contributing to providing a central entrance space that was flexible, welcoming and legible but also dramatic, as per the client’s wishes. Fixed brise-soleil is employed on the southern elevation to mitigate the effects of glare and solar gains. The section has also been arranged to exploit the building’s aspect with an emphasis on upward views to the surrounding hills and the introduction of natural light into the heart of the plan. Accordingly, large roof lights have been introduced above first floor nurse stations and high level clerestory windows included in patient bedrooms. Responsible design married with a contemporary response that exploits the strong sense of identity offered by the context has resulted in an effective clinical facility of which the Rhondda Valley can be proud.

Titus Salt School, Shipley

D

esigned by Anshen + Allen and built by Educo (a Costain/ Ferrovial joint venture), the new Titus Salt School in Shipley for Integrated Bradford was one of four national Pathfinder projects. Since its completion, the school has been voted one of the top six new secondary schools in the UK – the only school in the North of England to be nominated.The building occupies a narrow sloping site between woodland and the Leeds Liverpool Canal.The design has a monochromatic palette with large expanses of glass created from Technal’s MX Visible Grid curtain walling system, to help integrate the more public areas of the school into the surrounding landscape.The curtain walling was used to form the main entrance, full height stairwells, to enclose the assembly hall overlooking the garden spaces, and to create a large picture window for the breakfast room with 3m spans and integrated brise soleil sunshading. The school comprises six three-storey wings which radiate off a central ‘street’, providing a social hub and accommodating informal break-out spaces, with shared school and community facilities located at one end of the spine. Other architectural features of the new school include a large roof terrace for the art department with 360° views, and light toned render to articulate the faculty wings which group the classrooms together in identifiable units and minimise the impact of the building on the skyline.

Public Sector: Education Carleton Community High School, Pontefract

F

ollowing a devastating fire which destroyed half of their school’s buildings, pupils at Carleton Community High School in Pontefract, achieved record GCSE exam results studying in their new interim school. In one of the most challenging projects ever undertaken by Portakabin, 23 separate school buildings comprising 114 Ultima building modules were sourced, fully fitted out, installed and occupied by the school in just six weeks from receipt of order, despite freezing working conditions and whilst meeting the school’s stringent design and logistics requirements.

David Taylor, Senior Building Surveyor at property consultants NPS Group said, “The new interim accommodation is clean, fresh and bright. We needed a vast quantity of buildings at no notice, so had to select a national company with the resources and reputation to deliver on time and to our exacting quality standards. Portakabin did an excellent job.”

Rob Foreman, Head Teacher at Carleton Community High School, said, “It was imperative that the buildings arrived in the shortest possible time to ensure continuity of education provision and minimal disruption to the school.This

As this project illustrates, delivery of school buildings on time is critical to minimising disruption to children’s education, but is even more important in emergency situations such as fire and floods.

The school is a specialist science and mathematics college. Its 971 pupils were immediately displaced following the fire, so it was critical that the new interim school was up and running as fast as possible. Portakabin was able to provide a rapid response and complete solution to minimise disruption to the children’s education. This included foundations, building installation, fitting out to the school’s exact requirements, fire and intruder alarms, and access ramps and steps. oastline Housing has unveiled a development of 33 new affordable homes for local people in St Ives.The £4.7 million scheme is a mixture of houses and bungalows ranging from two-bedrooms to four-bedrooms.The development secured more than £1million funding from the Homes and Communities Agency, and £300,000 from Cornwall Council. “The fact that St Ives is so hugely attractive to the tourist industry means that many local people have been forced to search for a home elsewhere,” said Robert Nettleton, Chief Executive of Coastline Housing, “We know that these

It comprises a mix of rented housing and shared-ownership (part buy, part rent) properties, for people looking to get a foot onto the housing ladder.The word ‘Joannies’ refers to the history and heritage of the town’s fishing industry. Laura Haynes, Head of Development at Coastline Housing, said, “When local fishermen broke an oar, they would whittle down the remaining wood to carve a small doll. Once home, the doll would be given as a special present to their children - the dolls were called ‘Joannies’. A member of staff discovered the story and thought it

would make an excellent name for the development. Cornwall Council agreed, and liked the fact that the new scheme would take its name from the history of St Ives.” Forty-five Jubilee Joannies have been created by local Steve Martin to mark the occasion. Designed by architects RAHA (Rogers and Haynes Architects), and constructed by Mi-Space, the scheme has achieved an EcoHomes rating of ‘very good.’ All of the homes feature energy efficiency measures including highly efficient combi-boilers and radically improved levels of insulation, all of which means reduced future running costs for residents.


Public Sector: Housing Robert Nettleton, Chief Executive of Coastline Housing, tells FC&A of the energy efficiency measures incorporated in to the new homes, and how external finishes were chosen. Were there any problems gaining planning permission, did the original designs have to be changed? A successful planning consent was achieved following a robust and inclusive consultation period with the local community and planning authority. Tell us about the energy efficiency part of the scheme: This scheme was built to meet the Ecohomes ‘very good’ standard and each property has been fitted with a highly efficient gas combi boiler. Each property was also provided with a lockable shed for bike storage, compost bins, water butts and rotary lines. However, the key additional element to this scheme was the amount of work carried out by Coastline with the incoming residents prior to handover, which included regular viewings of the site and a dedicated day held in the local sports centre to run through the homes in more detail. Each household was then provided with a handover pack which included all of the information required about their new home and the local environment.This included a travel plan, which identifies ways for the

householder to access local facilities in an environmentally friendly way. What’s the structure of the properties? Modern methods of construction were used on this scheme and included a timber frame with tiled roof. You have ‘radically improved levels of insulation’ - what did you use? The houses were very well insulated with 400 mm of insulation inserted into the roof void. Tell us about some of the

external finishes, why were these chosen? The scheme sits in an elevated position and therefore considerable thought was given to both the external finishes of the properties and to the external environment, including the landscaping and boundary treatments.This was heavily influenced by the desire to achieve ‘Secure by Design’ status, which is awarded to schemes that can demonstrate how they have focused attention on crime prevention at the design, layout and construction stages of homes and promotes the use of security standards for a wide range of applications and products.

Burmatex: bespoke Kaba provide sophisticated access design for university to Oxford school Burmatex has recently completed a two-phase refurb project at Huddersfield University.The facilities manager at the university approached Burmatex to provide a contemporary and distinctive carpet design that would be hard wearing, after being inspired by its designled products at an exhibition. Ltd.’s high performance subfloor preparation products have been used to prepare the floor area of a 1000m2 five-a-side, indoor football pitch at a Naval Base in Portsmouth, creating a smooth, level and hard-wearing surface onto which the playing surface could be laid. School premises usually need maintenance work to be carried out during the holidays so minimal disruption is caused to lessons in term time; Quarrydale School in Nottingham had two sports halls totaling over 600m² that required sub-floor preparation and a new floor covering. The project’s timescale was reduced by applying Ultra Floor DPM IT two-coat to create a waterproof surface membrane.This was then primed with Ultra Floor Prime IT N, to enhance the bond of Level IT SmoothFlow. Pumping Level IT SmoothFlow into the sports halls took only approximately 1.5 hours and once dry, Gerflor’s Taraflex® Sport M Plus synthetic indoor sports floor was laid.

FC&A looks at Stewart Milne Timber Systems’ innovative development of affordable homes, for Tenants First Housing Co-operative in Peterhead, which utilised MMC to deliver real value for money.

he challenge at Peterhead was to provide increased off-site fabrication, reducing the build programme but with improved quality and a reduced health and safety risk. Stewart Milne Timber Systems delivered this by producing an advanced panel system which offered better air tightness of 6m³/h/m² combined with the benefit of simplified installation of followon trades which decreased potential for delays due to adverse weather conditions. At the same time, the reduction in manual handling and considerably less quantities of materials on site increased site safety. In every new project, Stewart Milne Timber Systems seeks the earliest possible involvement and opportunities for in-

depth discussion to ensure best value for money, not only in the initial investment, but also in the whole life costs. In terms of sustainability, the company believes that the important first step is getting the best possible performance from the building envelope in terms of insulation and air tightness. Such cost effective measures will continue to deliver benefits throughout the life of the building. panel but it had not yet been generally delivered on sites.We agreed to contract with them on condition that they used this new technology.” Overall, the use of this innovative modern method of construction delivered a range of benefits for the client, contractor and, ultimately, future tenants, that include a factory quality product, produced and erected more efficiently, with few defects; the closed panel design brings greater airtightness and better insulation which will result in lower energy costs in the future and help meet targets for sustainability; faster erection times providing wind and weather-tight structures allowing followon trades to progress unhindered; reduced manual handling means a safer site

throughout the construction period; and ultimately the delivery of higher quality homes with lower future maintenance. The product specified was a closed panel timber frame that involves a greater level of off-site construction in a factory controlled environment. The structural timber used was CLS sandwiched between 2 layers of OSB. The insulation was pre-fitted between the OSB in the factory providing a u-value of 0.27W/m²k. High performance timber windows were also pre-fitted within the wall panels in the factory that allows the timber frame to be closed off and

secure very early within the overall construction programme whilst also reducing health & safety risk. The floors were constructed in cassette form in the factory and prefitted with chipboard flooring.This speeds up the erect process on site whilst also reducing health & safety risk through manual handling. To further reduce the production programme, reduce health and safety risk and reduce cost, the roofs were constructed on the foundation slab and lifted off in advance of the timber frame erection commencing.The roofs were then lifted into position on the timber frame to provide a secure, wind and watertight structure.

Not only do the off-site construction methods result in fewer defects, because the majority of construction is in the factory, the result is a far higher quality of finish than could ever be produced on site. While any construction project generates waste, utilisation of OSC construction methods means waste remains in the factory and can be far more efficiently recycled.

Fire Stopping: getting it right Preventing the spread of fire within a building has become increasingly complex with the growing use of a variety of services passing throughout the building. My very first job was as a salesman in the shoe department of Gucci, Old Bond St, London. I moved into construction when I joined Countryside Properties (PLC) in 1996. Did you have plans to achieve this, or was it a series of events? No exact plans as such, but it was a natural gravitation as I had enjoyed a brief foray into the property market working with London agency,Winkworth, before my military career. My initial enthusiasm for buildings came from studying history of art and architecture. What has happened along the way that helps you in your position today? The most meaningful event along the path was setting up and running my own business in a niche sector of the construction sector in off-site construction. It satisfied my then need to do something entirely for myself and also tempered my

business experience in the forge of selfemployment. It really is a very different world to working in a large organisation, or even one that is small but well-established. The whole exercise (if one can call it that, perhaps ordeal would be more apt!) opened my eyes to the Pandora’s box of problems and traps that the small startup/SME is prey to – and indeed it is really no wonder that so many fall beside the way. I think it gives me a real insight into other people’s problems and coupled with knowledge of the construction sector at its most competitive, speculative housebuilding, and I believe I am fairly well qualified to advise the sort of small companies we see almost everyday. Do you think that industry newcomers will have the same opportunities as you had? Not in terms of the same opportunities that the longest-running housing bubble has enabled over the past 10 years. But there are now, in my mind, even better opportunities created by the economic down turn and the rapid emergence of the

low carbon economy and its impact already on how we build and refurbish our built environment.The old and hide-bound will inevitably perish and the new and adaptable will inherit.This will be a particularly bloody period of adjustment to a sector that is well-known for its reactionary approach to new technologies, a result of far too many years in a stable (technologically speaking) and comfortable market. How much has your industry changed since you have been involved – and have you caused any of these changes? Until recently I would have said that the industry was a good talker… but with little more than lip-service paid to any real change. However, with climate-change happening and government legislating for it we are all witness to fundamental, massive changes starting to happen.There is still an awfully long way to go. Educating everyone is just as much as a challenge, not because it is more complicated than previously (on every front from planning


Profile to new technologies to ‘how to’) but because the pace of change is very quick these days as a result of globalisation.What was new and exciting last week is obsolete the next, and in the construction world that is very hard to deal with on many levels. What advice do you wish you’d been given at 25 (or 35!)? Become an investment banker – I’m still going to hunt down my career’s master on that one! Do you think advice can be given to people, or does everyone have to make their own mistakes? In my opinion, and in general, you have to make your own mistakes to actually learn anything – unless you are unnaturally gifted! It’s got to hurt and it’s got to make a lasting impression. Sometimes it takes two or three mistakes before a particular lesson is properly learnt! I have made a great many mistakes in my life and still do so. Except now I regard them in a positive light as one more thing that I’ll get right next time! Having said that, if you can get access to relevant, timely advice it can save you a great deal of time, money and trouble – it all depends on how much you are prepared to listen and learn from others.

Where do you see yourself/your industry in five/ten years’ time? Staring into crystal balls is not a thing I like to do either personally or professionally, especially in the case of a rapidly changing landscape, because in my experience things rarely turn out as expected. ABSORBICA-Y

But if I were to speculate from an industry perspective, a lot depends on the future political impetus given to adapting our lifestyles to climate change, allied closely to the health of our economy – don’t let’s forget there is still the elephantine issue of our gargantuan budget deficit to tackle, which will severely restrict the amount of room for manoeuvre at every sort of level: local and national government, private equity and so on. However, given certain assumptions, I would like to think that in five years time, the UK industry (and I speak very broadly here to include academia’s contribution) will have adopted and begun to commercially exploit its intellectual capital-lead in the low carbon agenda, starting with the built environment and energy/ water/ waste. Furthermore, I would hope that we would have begun adapting and growing our manufacturing base to deliver the new technologies, currently being provided mainly by foreign competition, for therein lies, I suspect, a great opportunity to yoke our acknowledged knowhow to producing high-value products for sale throughout the globe.

Acoustic Insulation

A

t AECOM Acoustics, we have a strong commitment to promote sustainable design solutions and often face design challenges brought about by innovations in technologies and thinking. On recent projects, two examples stand out.The first is the current popularity of exposed concrete soffits to provide thermal mass.The second comes from progressions in architectural design which now see a growing trend towards the use of large open plan spaces. So what impact do these have on acoustics?

One of our current projects, a new office development in a city centre location, features both aforementioned elements. The five storey building takes a major step towards the rejuvenation of the area and aims to be innovative in its design and technologies. Large open plan office areas connect to a tall, narrow, glass fronted atrium with no significant partitioning to separate the spaces. Also, the office areas utilise exposed concrete soffits to meet requirements for thermal control. Both the atrium and the exposed soffits contribute to passive ventilation and cooling of the building, integral in developing a

carbon friendly building in pursuit of an environmental and sustainability performance assessment (BREEAM). For the acoustician, these choices present significant challenges which centre on the control of reverberant energy. It is crucial that we limit absolute noise levels and cross-talk between the different spaces. Both of these issues are exacerbated by the open design of the building and by strong reflections from the hard concrete surfaces and the atrium’s narrow glass structure. Intrusive acoustic reflections Both the atrium and the offices must include sufficient amounts of acoustically absorbent surfaces so that noise is not permitted to build in the atrium and then transfer to cause disruption in the offices.This is also applicable to noise generated and propagated within the office spaces themselves.Typically, an acoustically absorbent suspended ceiling system would be used - perforated plasterboard panels or fibre-board tiles for example - covering a large percentage of the total soffit area giving an ample and equal distribution of acoustic absorption. Suspended ceiling systems, which typically serve well to control reverberation time, are not possible to the required extent, where exposed soffits are desired.We therefore looked to alternative solutions. Without treatment to the concrete soffit reverberation would be high and intrusive acoustic reflections would occur between noise sources and receivers. This can lead to degradation of speech intelligibility and high ambient noise levels, both of which may affect concentration and productivity. In the case of this office development, a series of acoustically absorbent rafts hung from the soffit gave the best solution. Comprising a perforated metal panel backed with tissue faced mineral wool, the raft system provides a suitable level of absorption and allow air to reach the concrete soffit. Acoustic rafts, although a suitable solution in this case, bring certain challenges.The reduced area available to accommodate these systems means a higher absorption performance is often required, bringing increased costs to a project. Also, a suitable level of free space must exist between and above the rafts to maintain the required level of thermal performance from the soffit. In cases where

heat loadings are high due to solar gains or exothermic equipment, there can be very limited space available to accommodate acoustic rafts. Maintaining the aesthetic design Where space is at a premium, the topside of an acoustic raft system may be considered for use. For this to be effective, the area of each raft must remain relatively small and suitably spaced apart to increase the area available to interact with sound. Further, the effectiveness of the top side of a raft absorber increases with its distance from the soffit, again, by bringing a greater surface area in to play. In practical terms, these requirements often bring rafts into conflict with lighting systems, and at times, architect’s design proposals. In these cases a compromise must be established. Working on another recent project, a new university building on a city centre site, we faced challenges where areas available for acoustic treatment were very limited. This was to preserve the function of the exposed soffit where significant heat loads were expected and also to maintain the aesthetic design of the project. Here we chose to utilise wall space with acoustically absorbent panels and a bespoke acoustic panel system incorporated into large wall mounted ventilation apertures.These

solutions impacted on coordination throughout the design stages of that project. Robust acoustic design strategy Increasingly, our clients are looking to step beyond typical design boundaries, or at times, completely remove them. AECOM is currently providing design support across numerous disciplines for a new secondary school project in the North West.The challenge for the acoustics team lies in the intention to create a predominantly open plan space.The building will centre on a core area running on to flexible learning spaces with a selection of cellular classrooms on the perimeter.The idea underpinning the project is to promote the sense of unrestricted freedom and movement with ample space and light to inspire freedom and aid learning. But acoustic privacy is at stake and the ability for pupils to maintain concentration could be the cost. Here, we must establish a robust acoustic design strategy based on careful assessment and experience that will work to preserve, to the best degree, acoustic separation between spaces. However, even using the best and most innovative absorption based solutions, it will never be possible to achieve the levels of acoustic separation that are portioned design would give.The difficulty we face

here, is communicating this to the other members of the Design Team without negatively impacting on the progression or vision of the project. Perhaps the most important aspect of our work is to provide understanding and suitably inform client expectations of the acoustic implications of new and design strategies.Therefore, we continually look to new and inventive techniques to apply the foundation of our knowledge in the evolving world of building engineering. For example, by adapting detailed computer modelling techniques or finding new places to drill holes and insert mineral wool, it is important for us to continually refresh the ways in which we seek out and achieve the best design solutions. Woodn’t it be nice? Technology goes full circle – when this Jacobean manor was built, it would have been warmed by huge log fires. Now its new biomass boiler uses wood pellets to keep visitors cosy. FC&A have a look at this latest sustainable technology

T

he installation of a Hamworthy Heating biomass boiler at St John’s House, a picturesque Jacobean manor house and one of Warwickshire’s most interesting museums, is singularly appropriate on a number of counts. Not only does it demonstrate the suitability of carbon neutral technology for a 250 year old listed building, it also reinstates the County Council’s commitment to community leadership towards combating climate change, and brings the museum’s collections right up to date. This is an installation that is fully integrated with its museum surroundings, complete with a viewing panel into the plant room itself. Warwickshire’s County Museum Service owes its beginnings to the Warwickshire Natural History and Archaeological Society, founded in 1836. It was taken over by the County Council in 1932, and now showcases the county to the world. As part of the service, St John’s House Museum houses an extensive social

history collection going back 300 years, plus displays on the county’s archaeology, natural history and geology.The work is being developed all the time as aspects of life in today’s Warwickshire are added. “It was therefore entirely right for us to have chosen a biomass boiler fully integrated with auxiliary gas boilers as part of an extensive refurbishment programme at the museum,” said Neil Payne, senior mechanical design engineer at Warwickshire County Council. “The installation is very much on display, with viewing window into the plant room and interpretation panels explaining the concept of carbon neutral ‘green energy’. It’s a great way to spread the message on environmental protection and

fighting climate change by cutting carbon emissions.” Seamlessly integrated systems Hamworthy Heating won the contract on the strength of its ability to provide a complete package.This is delivered through its Technology Partner Programme, where seamlessly integrated systems combining traditional and renewable technologies are purpose designed for specific commercial or public sector applications.Warwickshire County Council followed its own internal tender process and applied its policy of selecting renewable technologies and products wherever feasible. In addition there are two wall mounted 100kW Milborne wall hung gas fired condensing boilers, all necessary pipe work, flues, and hoppers, and a built-in fabricated fuel store to house the wood pellets used to fuel the biomass boiler. Installation was subcontracted to a Warwick based company, Blue Diamond Plumbing and Heating Ltd. “The auxiliary gas boilers allow for routine maintenance shutdowns of the biomass boiler and ensure continuity of heat supply in the event of a shortage of the solid fuel,” said Liam Elmore, Hamworthy Heating’s Regional Sales Manager covering Warwickshire. “Some customers appreciate the additional heating capacity that can be provided by auxiliary gas boilers in exceptionally cold winters. When we have very icy roads and prolonged extreme weather conditions, as experienced last winter, there is potentially a risk that solid fuel deliveries may be disrupted.” Maximise carbon reduction One of the main reasons for keeping the demand on ancillary gas boilers as low as

possible is to maximise carbon reduction, however, another consideration is the importance of maintaining a biomass boiler running at optimum combustion temperature rather than allowing it to switch on and off.This ensures that it works to maximum efficiency on wood fuel and minimises NOx emissions at the higher combustion temperatures. Hamworthy Heating’s Pelletstar biomass boiler is equipped with automatic ignition, automatic ash removal, Lambda flue gas sensing for exhaust and combustion monitoring, and flue gas dust separation. There is also a built-in controller with an LCD screen providing an easy user interface for control of the heating system and fuel buffer storage. A multi-cyclone grit arrestor for flue gas dust extraction ensures that the system complies with Clean Air Act Smoke Control Zone legislation. One of the challenges of installing the system into a listed building focused on the location of the fuel store. “Normally this would be set up outside a customer’s building, but with a listed property, that was not acceptable, even though it cost more,” Elmore added. In this case a sectionalised hopper system had to be installed in the museum building.Wood pellets are delivered into the hopper from

Organic material In the long term St John’s House Museum will be heated using wood sourced naturally through coppicing at the County Council’s country parks. For the time being, however, wood chips are supplied locally by Midlands Wood Fuel Ltd. Potentially, alternative sources of organic material can be used in a biomass system, including refuse derived fuels, provided it meets the appropriate quality requirements for handling, storage and combustion, and these can be a by-product of the advanced treatment facilities for municipal and similar wastes that are starting to replace landfill as a means of waste disposal in some parts of the UK. “There is no doubt that biomass systems are the way forward for many large scale applications, using single or multiple boiler combinations and auxiliary gas boilers if required,” Elmore concludes. “They are flexible, with single boilers now rated from 50kW to 500kW. Hamworthy Heating has considerable expertise in the technology and at the same time is constantly seeking to refine it further.The capital allowances and lower running costs of sustainable and refuse derived fuels will certainly be important for a long time to come.” www. hamworthy-heating.com

Eco-Activ, the first de-polluting membrane for flat roofs incorporates a surface of NoxiteTM granules, which are based on TiO2 (titanium dioxide) and are proven to neutralise more than 90% of harmful NOx particles. Studies in collaboration with the French National Scientific Research Centre showed the Eco-Activ membranes reduced the level of NOx pollution from 95% to 10% in just seven hours. During one year and using typical data on pollution levels, 10,000m² of Eco-Activ roofing membranes can depollute NOx equivalent to the pollution generated by two diesel or seven petrol vehicles travelling 60,000 miles per year. And using the Eco-Activ system on one of Icopal’s recycled reinforced bitumen membranes, which currently comprise 40% recycled product, can further enhance the system’s green credentials.

IcoMoss is an innovative system that is so lightweight, no extra load supporting construction is required, which means it can be used on practically every flat or pitched new or refurbished roof location. The cost-effective system is simply a 10mm green roof mat impregnated with mosses that is easy to attach to

bituminous roof coverings. Its base of moss also traps airborne particles and is therefore anti-polluting.The system weighs only 20kg/m² when saturated and is four times lighter than other extensive grass or plant-based green roof systems.This makes it especially useful in reducing rainwater run-off by absorbing rainfall and allowing the water to be evaporated.

IcoSun is an innovative lightweight and low-profile photovoltaic system for new and refurbished flat, pitched and barrel roofs that is capable of generating electricity in lower levels of light than rigid cell systems.The development of flexible thin-film PV laminates enables Icopal’s roofing systems to harness energy from unutilised roof space - up to 40 to 50Kw hours per annum from one square metre of the IcoSun system (based on UK average conditions).The IcoSun system comprises photovoltaic laminates (PVL) that weight less than 5kg/m² that are bonded directly to the waterproofing membrane without the need for supporting framework that would lead to imposed roof loading and water ingress through penetrations. A range of fans has been supplied by AMS (Air Movement Supplies), part of the Elta Group of companies, for the Moses Mabhida Stadium in Durban, which will play host to the semi-final of the 2010 FIFA World Cup. AMS won the tender and started working on site with ventilation contractor Improvair in May, 2008. A mix of smoke ventilation and axial fans (with silencers) were supplied for ventilation of the car parks and the plant room, with centrifugal fans from the Kruger range installed as part of the stadium’s air conditioning system. Over 100 Honeywell Kombi 4 throttle and balancing valves have been installed for easier and faster commissioning of the domestic hot water system at the new Holywell Community Hospital in Wales. courtyard is covered by a polycarbonate domed roof which originally had no sound insulation so we built an acoustic brick wall between the courtyard and our neighbours; sound absorbent material was provided under the stage to alleviate bass noise but, most importantly, we commissioned Selectaglaze to design and install secondary glazing inside the domed polycarbonate ceiling.This has effectively eradicated noise breakout and considerably enhanced the internal acoustics.The end result is that our neighbours continue to enjoy peace and quiet and our customers and performers are delighted with the sound quality”. Selectaglaze provided a total of 28 units comprising their Series 42 Fixed and 45 Side Hung Casement systems, installed for ease of cleaning. All were fitted with 6.4mm laminated safety glass.
