emember being told that comedy was the new rock & roll? Well, it appears architecture is the new world music! ‘Roots Architecture’ at July’s WOMAD in Chartlon Park “aims to celebrate the work of architects and builders working on humanitarian and emergency shelter projects across the world... against the lively backdrop of a practical building challenge.” Tent; check. Sunscreen; check.Theodolite; check. The CIOB is supporting the www.thepledge.org.uk which is encouraging organisations to take on graduates as interns. It is claimed that more than twice as many graduates now chase every available job compared with the early 1980s – but surely that’s to be expected with a huge increase in students going on to take degrees. Degrees are no longer an elite qualification, and I think many employers now look at outside interests and experience as well as (even instead of) academic achievements. I’d recommend that unless the degree is an ‘approved’ route to your chosen career, then university should be viewed as a lifestyle choice, and not a job guarantee. You know that meal you have before you go on holiday, or before you move house, the ‘finish up what’s in the fridge’ meal? An acceptable mix of protein, carbs and veg; edible but not particularly tasty.We’ve all done it.Well the other day I was in house built in the ‘finish up what’s in the fridge’ school of architecture (actually I don’t think an architect was involved).Technically, it worked, it was weather tight and connected to all the mains services. But that’s where any design cohesion ended. Victorian splendour masked by 1950s extension, sautéed in 1970s pebbledash and with a diy sauce over everything – and a nasty aftertaste! R
egistered Providers (RPs) are required to provide affordable rents on high quality family homes that meet increasingly stringent environmental standards and help to tackle the issue of fuel poverty among tenants. As if this were not enough, such homes are also subject to some of the strictest planning controls in Europe and are subject to Government funding cuts. Despite these pressures, a development of four traditionally-built brick and stone homes, set in the heart of Oxfordshire,

John Parry, Operations Director of Leadbitter’s Central Housing division, explains how it was achieved. has successfully met Level 4 of the Code at a cost that is comparable to that of similar developments without sustainable technologies – an exceptionally good value when the sustainable features and the high level of fixed-cost enabling works and road construction required are taken into account. Sustainable technologies The development of two bedroom homes, called Wadards Court, which has been let for affordable rent, was built on a former parking area and unused scrubland already

owned by Cottsway, at the edge of the existing Wadards Meadow housing estate in Witney. Cottsway was able to use the money it nominally saved by not having to purchase the land to invest in sustainable technologies such as ground source heat pumps, photovoltaic cells and rainwater harvesting systems, whilst still providing a traditionally built development that would please both planners and local residents.The Homes and Communities Agency contributed a £240,000 affordable
Greenhouse housing grant for the development and an additional £18,368 was received from the Low Carbon Building Programme, with Cottsway providing the balance of the funding.

Optimized insulation During the construction of these traditionally-built homes, special attention was given to energy efficiency with careful use of the building fabric to optimize insulation. “As we did not have to make any capital investment for the purchase of the land, we were able to focus on the construction of the dwellings,” explained Will Munro, Development Manager at Cottway. “The aim was to try to achieve Level 4 of the Code in traditionally constructed dwellings with the minimum amount of technology, so a highly insulated envelope – floor, walls and roof – was developed. As the location is not connected to the gas supply, we decided to opt for the relatively tried and tested technologies of ground source heat pumps and photovoltaic cells for heat and energy production and a rainwater harvesting system to try to reduce the demand of grid utilities.” An Eon ground source heat pump package was chosen, which required a 70m borehole for each property together with a 3-5kW heat pump unit, which is situated in the kitchen of each home, with the manifolds and connections concealed behind the unit. As the heat pump requires electricity to run, a Schuco MPE photovoltaic system was installed on the roof of each property to go some way to off-setting electricity consumption.

A Kingspan rainwater harvesting system includes an underground tank fed by downpipes which is connected to a header tank in the loft to supply water to WCs on the first and the ground floors. Realistic assessment The properties were completed and tenants moved in at the beginning of November 2010 – at the start of one of the coldest winters for some time – so Cottsway is monitoring energy consumption for up to two years in order to be able to make a realistic assessment of running costs. “Because no gas is used in the properties, t there could be a misconception among Respond online www.fca-magazine.com or using free reader enquiry card

occupiers that electricity consumption has risen,” Will Munro continued. “I think we will find that, when we account for the fact that occupiers only have one fuel bill and are therefore only paying one standing charge, running costs are indeed reduced over an annual period. Obviously running costs will vary depending on the occupier’s lifestyle – whether they are at home during the day, how much hot water they require, whether they have young children and how much they use other electrical appliances – but some occupiers have already commented favourably on the running costs compared with their old storage heater system.” Full engagement As well as environmental technologies, the

Leadbitter Group was also mindful that the development should be welcomed by residents in nearby properties and put together a strategy to ensure full engagement with the local community. There were tight physical constraints on the site, which was accessed via the existing estate, so a regular newsletter was used to keep residents updated with progress and an open evening with the site manager was arranged to answer any outstanding questions. As a result, the project secured a Considerate Contractors Scheme rating of 35. Additionally, as part of the Leadbitter Group’s commitment to the community, 40% of the labour force was drawn from the local community, including two apprentices who were employed to work on the project.

A thirst for retrofit

A cottage in a traditional terrace has been brought bang up to date with cutting-edge technology. Improving the energy efficiency of the cottage was a key motivation for the upgrade, says Clare Hendry, Sustainability Manager for Hastoe Housing Association – but equally important was providing a better quality of life for the cottage’s resident and the learning opportunity it provided

n the edge of Attleborough, a bustling market town in Norfolk, Gaymer Memorial Cottages is a four property terrace, built in 1948 to commemorate a member of the local Gaymer family who fought and died in the Second World War. The family owned the Gaymer Cider Company and the cottages are situated near to the old factory site looking out onto what was once the orchard that supplied the factory.The cottages, built for the factory workers and their families, are now held in trust by Hastoe Housing Association.
In 2009 Hastoe secured £150,000 from the ‘Retrofit for the Future’ programme, administered by the Government’s Technology and Strategy Board, to complete a major environmental refurbishment of one of the Gaymer cottages (number four).The project was one of 87 successful social housing projects across the UK with the aim of testing low carbon technologies. Being vacant, 4 Gaymer Memorial Cottages was the ideal choice for the upgrade. Prior to the retrofit it was a single storey, two bedroom bungalow with a mixture of un-

insulated cavity and solid walls, single steelframed glazing and very little loft insulation. Being off the main gas network and heated by electric storage heaters, it was very expensive to heat, and Hastoe was mindful that in an era of ever increasing energy prices, a more affordable source of heating needed to be provided. An ideal opportunity With this project, Hastoe was presented with an opportunity to test environmental retrofit methods and cutting edge low carbon technologies on an exemplar t property.

Sustainability in Development Our approach to energy saving and CO2 reduction was to follow a lean-clean-green hierarchy: minimise heat losses from the property’s thermal fabric and ventilation method supply residual space and water heating using replicable, low carbon technology minimise lighting and appliance energy load consider micro-generation using proven, renewable energy systems. No-to-low maintenance solutions: Ambitious reductions in CO2 emissions of 95% (18 kgCO2/m²/yr) were aimed for, although the limitations of solid-walled properties and planning restrictions meant that space heating demand has been calculated at around 94 kWh/m²/yr.This is countered by on-site power generation.The package of measures to achieve these targets included: aerogel internal insulation to external walls – simple installation and minimal space reduction composite aerogel and chipboard lining to existing ground floor slab blown loft insulation laid at 420mm achieving a U-value of 0.1 W/m²K floor insulation high performance steel windows (to match existing) secondary glazing doors with integral vacuum insulated panels humidity-responsive, filterless heat recovery ventilation with a retrofit airtightness strategy prototype Wattbox intelligent controls and user interface 90% efficient LED lighting throughout A+ (or better) rated appliances low profile in-line photovoltaics that power ASHP The contractors ensured that the green theme of the refurbishment extended beyond the improvements that were taking place to the house.The cottage was stripped of some good quality parquet flooring in the course of the retrofit. Rather than see it end up in landfill, the contractors found a new home for it – the church hall in Framlingham, Suffolk. A key element of this Technology Strategy Board-funded project was the pre and

post retrofit testing to monitor how the upgrade improved the performance of the cottage.The main areas of testing were air tightness and thermal imaging.The post retrofit air-tightness test result was an impressive 1.97m³/h.m2 of build area, equating to just below three air changes per hour.This compares with the preretrofit air-tightness test of 5.28m3/h.m2, equating to just below eight air changes per hour.The results of the retrofit could also be witnessed on the pre and post thermographic images, with the pre-retrofit images showing bright, light areas over much of the property, indicating significant heat loss from the walls, roof and windows. These have been replaced by dark colours on the thermal images, where the heat loss has been minimised. Energy use of the cottage in occupation will be monitored via the Wattbox technology for two years, to ensure that the retrofit measures translate into reduced energy use and running costs for the resident. Environmental aims ECD (Energy Conscious Design) Architects first became involved in the project in early 2009 and, with Hastoe, helped prepare the original funding bid having been involved in many eco-retrofit projects. Project Director James Traynor was involved throughout. “This has been an extremely interesting and rewarding project for us,” he said. “Mrs Lawrence (the new resident) has been involved throughout and the

whole team has worked hard to ensure that not only are the technical challenges of the brief met but most importantly that Mrs Lawrence is happy with her new home!” Regionally based Roalco, the building contractors, were chosen to complete the Gaymer retrofit after a tender process. They have a strong commitment to the environment assisting Hastoe to meet its environmental aims. However in contrast to ECD, Roalco had no previous experience of undertaking a major ecoretrofit.They were therefore keen to have the opportunity to be involved as a way of up-skilling their staff. Replicate the retrofit Mrs Margaret Lawrence (formerly of 1, Gaymer Memorial Cottages) is now the proud new resident of 4, Gaymer Memorial Cottages. Her life is closely intertwined with the cottages, the former cider factory and the Gaymer family. As a young girl, Mrs. Lawrence watched the cottages being built and her father, mother and husband were all in some way connected to the Gaymer family – her father was the orchard steward, her mother was nursemaid to the Gaymer family children and her late husband worked at the cider factory. Mrs. Lawrence is the only current resident who can boast of a connection to the cottages’ origins.The retrofit has ensured that the homes, with a strong local and

Hastoe was determined that the residents from the three other cottages were not to lose out and the lessons learned from the retrofit will be applied to 1-3, Gaymer Memorial Cottages, to ensure that those residents will benefit from a higher quality home that is cheaper to run.The lessons include the revised layouts, increased insulation, new windows and solar panels. Importantly, and of wider significance for retrofit projects in the housing sector, we will be replicating the excellent resident engagement that has been achieved on 4, Gaymer Memorial Cottages throughout the refurbishment process. “This has been an excellent project which has highlighted the key to a successful retrofit is specifying the right products coupled with specialist contractor skills,” concluded Clare Hendry, Sustainability Manager for Hastoe. “It has also reinforced the importance of resident engagement, right from the outset, and support for residents with any new technologies”.

ustainable development has become a core part of what we do at CA Group. Since joining the business in 1995 our approach has been threefold: to identify and introduce the latest renewable solutions to the company’s portfolio, ensuring that we are at the forefront of delivering the most modern and sustainable roofing and cladding solutions for our clients to find ways of practicing what we preach by reducing our own emissions and those produced by our supply chain and to develop safer roof systems to prevent injury resulting from falls through roofs, something which we have successfully implemented. Sustainable development is the smart business choice.The active reduction of CO2 emissions as a result of employing environmentally friendly solutions is almost a happy by-product for businesses whose priority has to remain the bottom line. In pursuing the environmental option,

businesses benefit from a significant reduction in their energy bills as well as the positive effect which being ‘seen to be green’ has on their image and reputation. But there are also long-term benefits to be gained from taking the sustainable route. The issue of the ‘end-of-life’ disposal costs of some hazardous building materials is only now becoming clear. Investors and funders who opted for blown insulation solutions, which use CFCs or HCFCs as the blowing agent, are now facing the considerable cost of specialist demolition and disposal techniques which are required once these buildings reach end-of-life status. ‘Cradle-to-cradle’ construction is based on the premise that the solutions adopted in the conception of a building also take into account its end-of-life impact, from both a sustainability and cost saving perspective.The concept requires that building materials used are ecologically compatible, economically acceptable and

socially responsible in equal measure and it is growing in popularity. Our solutions provide a net financial benefit on scrap values at end-of-life, so clients not only gain from the knowledge that they are not contributing from an emissions perspective but they also stand to make a small return when the building is decommissioned. We are committed to making the subject of disposal costs a key factor in the decision making process and the company actively encourages clients to challenge contractors on their use of CFCs, HCFCs and VOCs. Ultimately, it is only by addressing the issue of disposal costs and their effective management at the start of a building project, that they can be avoided during demolition. And, given that most buildings are owned by pension funds, it is an issue with which we should all be concerned, particularly as it may well affect our income as individuals in later life. Nu-Heat’s domestic heating alternative As the Government gets firmly behind renewable energy with the confirmation of the Renewable Heat Incentive, Nu-Heat believes now is the time to look at the different technologies available and how they can work together to achieve maximum energy efficiency.
O
ver recent years Nu-Heat has been responsible for the design and supply of high specification domestic systems and understands well that the best way to achieve an effective heating and hot water system is through the integration of renewable and energy efficient technologies. Most of the heating systems in our homes run at 70 - 80°C but heat pumps can work efficiently at temperatures as low as 35 - 45°C. Underfloor heating is an ideal partner for heat pumps as it works efficiently with low temperatures, although factors such as floor coverings have to be considered as this will influence the performance. Work in harmony Connecting a heat pump with radiators was until recently deemed impractical, as the reduction in flow temperature might require a standard radiator to be as much as 250% bigger than normal. However, new high-efficiency radiators (incorporating low energy fans that cut in if the temperature drops below a certain level) are a similar size to regular models, making the combination of heat pump and radiator a more viable alternative – and very relevant to retrofit projects. Using the same radiator type, underfloor heating downstairs can also be combined with radiators upstairs, although it is important that the temperature of both elements is kept exactly the same to maintain the effectiveness of the heat pump. For the most energy efficient system, solar thermal can be added into the design to supply domestic hot water. For this, a

hot water cylinder with solar coil will be needed. As there are different controls for the separate elements of such a system, these must work in harmony so need to be correctly programmed. It helps the supplier to know when heating and hot water is likely to be used and the estimated water usage for a property. When considering renewable products and systems for any project, the best advice is to talk to experts like Nu-Heat who can tell you what the different options are and which product is right for a particular project. Experienced installers For any property, whether new build or refurbishment, it is absolutely vital that a heat pump is sized correctly if the heating system is to achieve the required performance levels. Nu-Heat uses its own

specialist software programme, Predictor, to ensure that the right heat pump is specified. Using an experienced installer is imperative and Nu-heat has a network of Registered Installers who have all trained at the company’s National Renewables Training Centre. Nu-Heat’s Registered Installers and renewable products are all MCS certified – a requirement for systems to be eligible for payments under the Renewable Heat Incentive (domestic tariff to be introduced in October 2012). Covent Garden hits top note with Space Air Meeting the challenge of replacing the existing air conditioning and heating system in a 5-star Covent Garden hotel certainly required a high level of careful design and planning, in a quick timescale… and road closures!

K Daikin Distributors, Space Airconditioning plc were nominated to supply the replacement air conditioning systems at a top class hotel in Covent Garden, London as part of an extensive refurbishment programme; a project that involved a number of interesting challenges! The 137 bedroom, 5-star hotel’s existing air conditioning system had to be fully decommissioned and removed in various phased works for the major strip out, which necessitated road closures for craneage access.
rooms, the rejected heat is recovered via the optional heat recovery heat exchanger and transferred to the hotel’s hot water system, operating in parallel with the existing boiler. The 300kW Daikin chiller works in conjunction with a second Daikin chiller supplied by Space Air at an earlier stage in the project. Comprehensive range Twelve Daikin VAM1000F heat recovery ventilation units provide ventilation throughout the building.These units were installed externally so Space Air fitted the units with their unique VAM weather proofing kit, just one of a comprehensive range of accessories designed and manufactured in-house. Space Airconditioning’s specification and design solutions, combined on site support, greatly assisted the installation on a floor-by-floor programme of works in challenging conditions.The project was completed within a quick timeframe, and the client is very pleased with the result.

Space Air supplied Daikin’s air-cooled stepless screw chiller - EWAD320AJYNN, with total heat recovery option. 193 FWM 4-pipe fan coil units were installed throughout the hotel, serving not only the bedrooms but also restaurants, bars, conference facilities and back of house. Space Air pre-fitted valve sets and controls and configured all the fan coil units for left or right hand connection as required, to simplify installation. A bio-mass boiler has been installed in the Sailing Village in Portland, built for the 2012 Olympics, to keep them cosy between races. Ecofirst engineers fusion welding the district heating project

he sustainable accommodation block of the Olympic Sailing Village at Osprey Quay in Portland, Dorset, will host up to 400 international athletes, sailors, coaches and officials. After the Games the development of 78 highly contemporary two, three and four bedroom homes will be sold, and some will be made available as affordable housing to the local community. The development has been specified to Code Level 4 of the Code for Sustainable Homes and will be heated by a district heating system, powered by Woodpecker Thermon biomass boilers.

Sustainable wood Wood pellet boilers were considered the ideal biomass solution for this project, as wood chip or log boilers would have required four or five times the space that is available on site, as well as constant heating facilities management.With their small footprint,Woodpecker Thermon boilers fit easily into the limited space available. Each accommodation unit draws heat from the district heating grid via a heat exchanger, which in turn supplies the heating and hot water systems for the properties.The first two 150kW output boilers have already been installed and are running, with others to be installed.

Wood pellets are a form of biomass made from clean and sustainable wood, some of which is derived from sawmills and manufacturing.They are fed into the burner via an automated pellet fuel-feeding system, so there’s no need to manually fire up the boiler. Seamless heating The Olympic Sailing Village project involves the use of indoor pellet silos that will be constantly feeding the boilers with wood pellets via their own in-built vacuum units. The silos will be topped up by regular deliveries of wood pellets, enabling a seamless heating input.The amount of ash
Heating and soot particulates will be minimal as white timber is used to produce the pellet after the bark is removed. High-quality pellets of this kind are necessary to ensure efficiencies and to work within the parameters of the boiler settings. Moisture content is also optimal, both in CEN/TS and ONORM wood pellet fuel standards.The entire project will be completed by November 2011. Delivery of boilers to Osprey Quay
Power to the people! Reading Energy Pioneers (REP) is one of a growing number of community groups who are taking advantage of the Feed in Tariff by installing solar panels on their roofs. Through its group-buying exercise the price improves as the number of participants increase.

he REP community group helps people co-operate to get honest information and the best deals on renewable energy and energy saving. Over 45 households from Reading, Berkshire and surrounding areas are currently in the scheme. “Ardenham Energy were the successful one of four companies who were invited to bid for our first project, and have been able to give our second group of householders the confidence to roll it out to a lot more homes this time round,” said Gabriel Berry, scheme coordinator for REP. “Every person that has shown an interest has been individually assessed by the solar company; they have seen every project through from start to finish.”

(below left). “Being in a listed building did mean that planning permission was required,” says Barbara, pointing out that this is not necessarily the case if you are in Conservation Area as they are. “We wrote to the Council with full details and photos explaining what we wanted to do and they agreed that permission was not required,” adding that it mainly depends on whether the panels will be visible from the street or not. The second wave has so far attracted orders from 20 new households.The combined solar capacity for the 31 current participants who have been quoted is 71 kilowatts, saving over 37,000 kilograms of CO2 per year if they all went ahead. Because of the government’s feed in tariff scheme households will earn an average of £1,100 per year. If at least 20 households go ahead the participants will also save an average of £1,200 per household off the quoted cost of their systems.

Panel game Who says insulation needs to be hidden away? Danny Phelan, Sales Manager at Panel Systems, advises on specifying composite panels and looks at how they are creating an attractive and robust exterior to new and refurbished city centre buildings.
C
omposite panels are now used widely for ensuring that the exterior of a building can meet both aesthetic and thermal performance requirements. In city centre locations, they are also a key element of delivering a visually engaging building, but with the assured levels of thermal performance required to meet the ever more stringent regulations. There are many factors that need to be taken into consideration when it comes to the specification of panels – firstly, the wind loading of the building. It is crucial to consider this in the specification, as the panel must be sufficiently robust to be able to withstand the force of the wind acting on the windward face of a building, which creates a positive pressure and the leeward face, which is subject to suction. As wind is channeled between high rise buildings, this effect can be exacerbated many times. In this type of situation, choice of exterior cladding materials is key to creating a durable and robust building façade. A popular choice at the moment is to specify aluminium-faced composite panels with a metallic silver finish, which combine both aesthetics and robustness. Innovation within composite panels mean it is now possible to create a flush-glazed façade to the building, which provides a much more contemporary appearance and improved

aesthetics that reflect a prosperous and vibrant city.This type of system was used for the façade of the new build Belfast Royal Victoria Hospital. Here the aluminium-faced composite panels were toggle-fixed onto the curtain walling grid in the same way that the fixed light or opening vent is installed. Composite panels with the same sightlines as the other visible elements of the system retain the pure aesthetics of the system, offering architects the option to fit any combination of solid panels, fixed lights or opening vents anywhere within the curtain walling grid, creating an aesthetically pleasing façade.To further enhance this, panels can be colour matched to suit both internal and external schemes. Thermal performance Colour choice is certainly important, especially if the buildings are in residential areas and often clients consult with local residents and businesses to gain their

support. On social housing developments, where composite cladding is frequently used to upgrade the thermal performance and aesthetics of a building, colour is an important part of the final decision process. Working together with the architect and glazing contractor ensures a joined up approach to achieving the necessary thermal, fire, acoustic and durability performance of the façade. Panels are constructed offsite in factory quality controlled conditions, so thermal performance is assured. If the building is required to meet an enhanced BREEAM rating, for example Very Good or Excellent, then insulation which achieves a BRE ‘A’ rating is recommended for the composite panel.The panel manufacturer should be able to supply a material that provides low ozone depletion potential and low global warming potential, and which has the necessary BRE ‘A’ rating.

Impact resistance If the project is a multi storey building, then high rise pressure laminates and Plastisol Steel are popular, as they offer durability, aesthetics and UV-stable colour performance. Longevity in colour performance of the exterior is vital to creating a building that is aesthetically pleasing over the long term. Another factor when specifying composite panels is to consider the impact resistance you require from the panel face, which is especially important at street level. In these situations, materials such as MEG high pressure laminate are very durable and can be specified with anti-graffiti coatings. It is worth considering low maintenance finishes as the panels will be in hard to reach areas and regular maintenance could be costly to the building owner over the long term.

The performance and installation benefits of composite panels means that they are also well suited to overcladding the exterior of existing buildings. One such project was at Eslington Court (below) in the North East.This involved two high rise apartment blocks from the 1970s, where we worked with the specifier and window fabricator to produce plastisol faced panels in white to a bespoke specification, which completely transformed the façade of the building. The panels were specified to achieve a U value of less than 1.0 W/m2K, which was achieved through use of Styrofoam insulation.The refurbishment had an immediate impact on reducing the carbon footprint, improving the energy efficiency and reducing energy bills for tenants.

Mixing modern with traditional brings its own difficulties – made more complicated when, mid-project, the original structure becomes Grade 11 listed! Despite this, The Courtyard went on to be shortlisted in RIBA’s 2011 Awards. Imogen Privett, Architectural Assistant at Surface to Air Architects, describes the challenges faced. T
he Courtyard building brief was to create a new facility to meet the needs of the most vulnerable children in the borough of Hammersmith and Fulham.These children are unable to cope in mainstream primary schools,
and are therefore excluded due to their behavioural, social and emotional difficulties. They are, by definition, distressed, angry and scared.The first priority of the design was therefore to create a building where the children felt safe and secure.The architectural interior was required to be domestic in scale to encourage good social interaction between children and teachers, and to provide good connections to the external landscape (outdoor learning is a key element of the teaching practices within the unit).

An ‘inside-out’ design approach was based on rigorous analysis of the users’ needs, rather than imposing a ‘design style’ from the outset, or shoehorning functions into an unsuitable building envelope, working closely with the school to identify the key issues and specific requirements which the design had to respond to.The design principle for the scheme was to create a new extension which, although contemporary in nature, complemented and respected the nature and language of the existing architecture through high quality materials, detailing and composition.The existing ‘gallery’ space was retained as the primary circulation, defining the separation between old and new. Intersecting this space are a series of new tactile ‘pod’ elements housing the zen room, library space and reception. Materials used throughout the project were selected to complement the tones of the existing building, whilst providing durable, hardwearing but tactile surfaces appropriate to the needs of the students. Reflective spaces A design priority was the need for a variety of spaces that helped to promote good behaviour as the students’ moods changed through the day.We worked with the staff and headteacher to identify, through the use of colour, texture and light, three typologies of spaces in the building to reflect the various activities that would take place.The first typology complemented cerebral learning activities.

Design & Desire These spaces were situated in the original Victorian school house teaching spaces, in blue and grey hues with clean white walls and carpeted floors.The second typology addressed active learning. Here, spaces were designed to bring the ‘outside in’ through the use of variegated glazing, allowing views and access out to the courtyard spaces beyond.The soft colour palette was enriched by the natural texture and warmth of the wooden pod walls which intersect the teaching spaces.The third typology of space addressed the need for reflective spaces for the times when the children experience extremes of emotion. They have been designed to encourage calm and comfort.These “calming” spaces have been designed as intimate pods, in warm burgundy and earth tone colours, with soft finishes. The materials used in the project were of the highest quality, both internally and externally.The combination of glass, steel, stone and render was delicately used in a way that complements the existing building in colour and form, while rendering the building fit for purpose.The façade

treatment was an important feature as it gives a new identity to the building, while responding to the existing architecture and presenting a high quality new façade to Langford Primary School’s main building. Design & Desire took a sensitive approach to the nature of the existing architecture, with particular respect to the massing and proportions of the existing courtyard building. Planning permission was initially achieved following a series of discussions with the council conservation officer. Shortly after work began on site, the building was Grade II listed, necessitating a stop of works. Following negotiation with English Heritage, listed building consent was successfully achieved with little revision to the scheme; the new extension went through as originally proposed, with some additional funding released to for the refurbishment of the existing building. Langford Primary School was a challenging project in terms of sustainable design; the existing building was a Grade II listed Victorian schoolhouse and the services of the new build extension needed to be linked to those of the existing building, which required careful updating within the tight constraints of the listed building consent. Energy strategy Within the existing building, the project involved not only carrying out necessary repairs, but also working to enhance the lifespan of the building, closely liaising with the borough at all stages to ensure that the design was compliant with the listed building consent.The works to the listed Victorian building included the restoration of the windows, the repointing of brickwork, chimneys and plinths, and the restoration of the stonework above the entrances. Stonework and brickwork were cleaned by hand to avoid the unnecessary use of harsh chemicals. The development of the energy strategy was closely integrated into the design process. A weather compensation system was installed to allow the heating to adjust automatically in response to the external temperature. A double glazed insulated façade system was installed to the new build extension to achieve further energy savings.To make the most of natural daylight, the curtain walling integrates transparent, semi opaque and opaque glass panels which provide a level of privacy while allowing daylight into all new build areas.The system was carefully designed by

us and our specialist sustainability services consultants and went through various daylight studies and tests to ensure that daylight and shading requirements were met. Responsibly sourced materials A passive night time cooling strategy was adopted for the summer months. Full thermal modelling of the building was carried out during the design process, to ensure that the natural ventilation systems will be able to maintain the peak summer temperatures in accordance with BB101. The design team put also considerable effort into specifying sustainable and responsibly sourced materials which met the tight budget of the client. The project started on site in July 2009, with a seven week stop of works commencing in early August due to the listing of the buildings. Listed building permission was obtained on first application, and work commenced in late September.The Certificate of Practical Completion was issued on May 21st 2010. The project was set a limited budget of £850,000, which equated to around £2000/ m² for the new build element; Surface to Air worked hard to create an efficient design which maximised the value from this budget for the client.

Take positive action! Following the introduction of new positive action measures to the Equality Act in April, Chrissi McCarthy MCIOB of Constructing Equality, a training provider and consultancy specialising in equality and diversity in the construction sector, takes a look at what positive action is and how you can use it to enhance your organisation.
E
xperience has taught us that there are three main ways organisations choose to look at Equality legislation 1. Ignore:This is the construction industry we won’t need it 2. Comply: Do what we need to, what will protect us in a court of law 3. Embrace: See it as an opportunity to win work, increase profits and enhance teams. In the current climate most of the industry is somewhere between 1 and 2 and this is why there is a real opportunity to get ahead of the game enacting positive action legislation to help you diversify your workforce and reap the benefits that accompany a wider range of experience. What is positive action? Positive action is an area of the Equality act that allows you to make special provisions for underrepresented groups within your organisation as long as they are covered by one of the nine protected characteristics which are age disability gender reassignment marriage and civil partnership pregnancy and maternity race (including ethnic or national origins, colour and nationality) religion or belief (including lack of belief) sex sexual orientation
From Oct 2010 the provisions surrounding positive action meant that you could use the legislation to provide training or encourage individuals to apply for roles. Since April 2011 the legislation has been changed to allow for employers to use positive action to employ an

underrepresented individual at point of selection when all other things are equal. Positive action is a voluntary section of the act, and whilst you can choose not to employ it in your diversity strategy you are likely to benefit from doing so.You must though be sure you are meeting the conditions of the legislation. Why use positive action? An increasing amount of research has shown that well managed diverse teams lead to a more productive work force, increased turnover and higher profits. There are a number of reasons behind this ranging from being more likely to win and gain repeat work if you mirror your client base, gaining additional experience from a wider pool of knowledge and accessing the benefits of a balanced workforce. All of this research and much more points to the fact that it is simply good for business - and there is an increasing concern that you might lose out on public sector work if you can’t meet the additional equality legislation that it must adhere to in the form of the equality duties. How can you, as a construction organisation, use positive action? So how can you ensure your teams are well managed legally, efficiently and within your budget? Here are some ideas of how you might want to use positive action. Recruitment The average age of a woman entering the UK construction industry is 26 which means when advertising for apprentices you might want to consider putting your advertisements in places women in that age range are likely to frequent such as Community centres, Doctors’ Surgeries and Sure Start centres.

Note on your advertisement that you encourage applications from BME, disabled, women etc Word your advertising to ensure it sounds inclusive. Retention Offer training for female managers that understands the barriers they are likely to face in male dominated industries and provides them with the tools they need to overcome them. Development Encourage people from minority backgrounds to apply for promotions understand that factors aside from ability might be holding them back meaning you lose out on the best person for the job. If you have two equal candidates and are unsure which to pick you can use positive action to employ the individual from an underrepresented group – please note this only applies if the candidates are in all other ways equal. In summary this legislation is voluntary and designed to give you the chance to improve your organisation and put in place measures that will help you retain and develop key individuals by recognising they face additional barriers within the workplace and providing suitable support to overcome them. Adrian Day, Managing Director of Terrapin, looks at how offsite construction is helping specifiers to meet the higher levels of the Code for Sustainable Homes, whilst achieving performance, schedule and costing requirements.
T
he residential property sector is embracing offsite construction as a method of achieving the ever more stringent building regulations, coupled with a need to reduce unit costs and meet tighter build schedules. Innovation in the industry means that today’s modular buildings can be as individual and unique as are homes constructed with traditional building methods.The increasingly stringent performance requirements of the Code for Sustainable Homes also means that many within the new build sector are seeing offsite as a method of guaranteeing they can meet these improved performance levels. Architects and offsite companies are working together more closely than ever before to address how future housing requirements can be met. As an industry, we are under increasing pressure to deliver homes which incorporate sustainable building methods. The new generation of “Hybrid” offsite buildings also offer the flexibility for green technologies to be incorporated, for example, rainwater harvesting, solar photovoltaics or a green roof, as well as mechanical ventilation with heat recovery (MVHR) systems and “dynamic

insulation”, all of which greatly enhance the sustainability of a building. With offsite construction, panels are prefabricated within a factory quality controlled environment, which means that performance levels are assured. It also ensures that maintenance costs are lower over the lifetime of the building, due to the building being produced to meet stringent construction standards. For all these reasons, offsite construction is providing a solution, which enables shorter build times, fewer stoppages due to adverse weather, less waste and a lower environmental impact. Modular building also has the benefits of optimising transportation, which means fewer deliveries to site, therefore improving a building’s green credentials and also providing less disruption to residents. Design flexibility As well as meeting exceptional performance requirements, the latest offsite solutions also allow for much greater design flexibility.This can include the integration of non-rectangular modules and the introduction of corner-to-corner glazed walls, which all add to the diversity

and character of developments with multiple units.This design flexibility is helping change the perception of offsite construction held by many people who have the misconception that it is quite formulaic. In actual fact, offsite construction can allow for greater flexibility than with traditional builds and also the development can benefit from a much lower carbon footprint. Many housing associations are looking to specify low embodied carbon building products for new homes that contain a high level of recycled materials and again these can easily be specified within an offsite build. Offsite construction is also now being adopted for building whole apartment blocks, as single living accommodation units can be produced quickly and effectively and stacked, with all the performance and aesthetic benefits. Another factor that is appealing to the housing sector is the standardisation and economies of scale offered by modular construction methods. For example, our Hybred concept was recently developed to create a number of Code 4 bungalows.
MMC & OSC Due to the large quantity of similar units created as part of this project, the client was able to benefit from new homes delivered within a more affordable budget, making this an attractive option. And this concept could equally be applied to five storey buildings as one storey apartments, demonstrating the flexibility of the system.

Range of configurations Where modular building can help the housing sector to make huge gains is when it comes to replication of units to a common design, using standard components. Units can be produced for a range of sizes from microflats and 1–4 bedroom units, which are perfect for first time buyers, as well as students and the elderly. Larger units are capable of being configured as two storey maisonettes, or side by side on a single floor.The possibilities are huge – ranging from small 10-15 unit developments configured as apartment blocks or terraces, through to 50+ unit schemes, which combine houses and apartments, through to larger 100+ unit regeneration projects. All of these can be specified to meet a range of configurations to suit their different settings and local environment. It could also be adapted to suit Code Levels 5 and 6, as an effective way of creating the most sustainable buildings. As over 85% of a structure can be built in the factory, this minimises the amount of time spent on site, as well as lowering the amount of waste produced as part of meeting modern methods of construction requirements. Performance and sustainability With offsite construction, even the roof is completed offsite, which means the whole building could be watertight within just one day.The end result is a building that meets the performance requirements of the higher Code levels, backed up by all the benefits of offsite construction. Designs for these offsite buildings are based on meeting and exceeding current requirements, including the new space standards as defined by the Mayor of London and HCA (Homes and Communities Agency), as well as the Code for Sustainable Homes level 4 or above, Lifetime Homes, Building for Life and Housing Quality Indicators (HQIs).

For years Ysgol Maesglas primary school in North Wales saw young children taking their first steps on the road to independence. Now the site in Greenfield, Flintshire, is facilitating independence again, although this time for a rather different clientele.
F
ollowing Flintshire County Council’s demolition of the redundant school,Wales & West Housing Association (WWHA) bought the site from them in February 2008, and obtained planning permission that March. Cilgant yr Hen Ysgol, a mixed development of 14 apartments for general needs residents and five state-of-theart bungalows for people with physical disabilities and sensory impairment, was built by contractor R L Davies & Sons.
Locca Access, which allows residents with limited dexterity to access their property via a key fob, although normal keys can also be used. A CHUBB Warden Call System, Concept RS, allows direct contact with the carer unit.The system is set to call WWHA’s 24/7 call centre if the carer handset has not been responded to within a certain amount of time.This ensures residents can maintain their independence with the peace of mind that help can be called upon at any time.
“Right from the start our design team worked closely with the identified residents, occupational therapists and carers to ensure that their housing needs would be met,” said Nikki Cole, Head of Development for WWHA. “Each bungalow is individually tailored to meet their needs.”
Flexible design solutions The £2m development is a first for WWHA, one of the largest social housing providers in Wales providing more than 9,500 high quality affordable homes for 25,000 people across 15 local authority areas in Wales.

Working closely with prospective residents, WWHA development managers and Ainsley Gommon Architects came up with a range of key features including specialist hoists, motorised kitchen equipment and motorised doors and each property benefits from an open plan, easy access design. Flintshire County Council commissioned Allied Healthcare to provide on-site 24/7 care. Sustainable technologies In the kitchen the CDA multi-function ovens are integrated at wheelchair suitable height with telescopic shelves for ease of use for the residents. Paxton makes a splash Manvers Waterfront Boat Club is a multi-water sports centre on Manvers Lake, based in Wathupon-Dearne, South Yorkshire. The centre specialises in paddle sports, with canoeing at the heart of its activities. Manvers is an ideal place for grassroots learners to train in a real Olympic setting.
T
he centre works in partnership with Canoe England, the national governing body for canoeing, set up by Sport England. Sport England receives a yearly capital grants allowance from the Department of Culture, Media and Sport to support the development of certain sport across the country. In 2008 Canoe England used this funding and embarked upon a new project to turn a disused lakeside pit in Rotherham into a canoeing centre fit for Olympic standard training. Now, with help and support from the Environment Agency, the Carbon Trust and Dearne Valley College, Manvers Waterfront Boat Club is a haven for the local community. During the planning stages of this project Chairman Chris Hawkesworth, decided to put in an access control system to manage security and water usage in the club house. As the building resulted from Government funding, making sure the club would run as economically as possible was paramount. Minimum water usage Hot water for the showers, basins, kitchen and heating system is generated via a pump that comes from the lake itself.The club needed an access system with features that could complement a sustainable building like this.The need to promote
support@paxton.co.uk energy efficiency, stick to budget and save on expenses like water usage all had to be taken into consideration. Chris called in Richard Muscroft, of Churchill Security, who specified Paxton’s networked Net2 access control system as a solution to the club’s security and water usage requirements. “When Chris told me what shower system the club was using, I realised I could integrate with Net2 control units to activate the showers,” said Richard. “This meant that we could set a timer on the showers via the Net2 software, ensuring minimum water usage and therefore the greenest possible solution. Of course, Net2 is also ideal for providing total security on the club’s doors.” Shower activation Richard and his team installed eleven Net2 control units in total, including women’s and men’s showers, disabled washrooms and main doors. Richard fitted a PROXIMITY backbox reader opposite each shower, when a club member swipes their Net2 token, it toggles a relay setting off the infrared sensor activating the shower.The shower works on a timer for two minutes and then switches off, keeping water wastage to a minimum and costs down.The efficiency of the new Net2 system means guests are no longer charged extra to use the shower facilities. As many of the centre’s members are

children and young adults, it’s important to provide a safe environment for them. Teachers and site instructors all have to pass CRB checks and it is vital that there is strict management over who is allowed on site at any time. “The Net2 system really improves security for the youngsters that use the club,” added Richard. “Installing Net2 has meant that this Canoe England site strikes a fine balance between providing an open, welcoming venue for water sports enthusiasts and a safe, secure environment that gives members peace of mind.” Set access permissions The centre uses the flexible Net2 software to set different access permissions for its 520 members, granting and denying access to specific areas of the club, at the click of a button. In the long term Chris expects the club will welcome up to 120,000 irregular users, magnifying the importance of managing the flow of people in the building. “A club like this has to keep its costs down to keep going at all. Net2 is so easy to use,” concluded Chris. “We’ve had no maintenance call outs and no emergencies. It has simply given us an economical, green security solution that’s ideal for Canoe England.”

ow often do you go to the toilet? For most of us, it is something we do on average eight times a day without even thinking, pulling off sheets of toilet tissue, wiping clean, grasping the flush….but if you have any affliction which limits your mental or physical capacity to undertake this basic routine, your independence, privacy and dignity are massively limited, creating dependence or total reliance on a carer to do those jobs for you. Further, certain ethnic groups have specific hygiene considerations when toileting. 10.5m people ie 1 in 6 of the UK population have limiting illness which impinges on their ability to carry out daily life- including going to the toilet. Some 20million are affected by bladder and bowel continence. Latest statistics show 100 people a week have a limb amputated through diabetes. Some 9m people are affected by arthritis. Research shows ¼ million people including those with profound and multiple learning disabilities and a range of other physical disabilities cannot use standard accessible (Document M compliant) toilets because they need support from one or two carers, or need changing. Our Muslim community

accounts for 2m people. Figures released by VisitEngland show overnight trips made by, or accompanied by, someone with a health impairment or condition accounted for almost £1billion in the first six months of 2009, and people with access needs account for 12% of all overnight domestic trips, let alone day trips or routine outings ‘to town’. As a result, there is a significant need and opportunity in the supply and installation of toileting solutions which meet special needs, at home and away. Good practice Commercial and public locations have to address Building Regulation requirements and British Standards, perceived as ‘good practice’, including the latest BS6465-4 code of practice for the provision of public toilets, which integrates with BS8300:2009 accessible building design, which lays down standard criteria for all buildings - and their toilets - to which numbers of the public have access. For disabled people, the new Standard refers back to BS8300:2009, which recommends buildings to which numbers of the public have access - new and existing - should have an accessible toilet, so if there is capacity for only one loo, it should be

WRAS approval But inclusivity extends beyond physical and mental capacity. It involves religious and cultural issues. Decksafe’s gripping tale When Norfolk-based property development company Fairstead Homes encountered serious problems with a Wood-Plastic composite decking which had been installed two years previously, they called in Decksafe Solutions.

The existing Wood Plastic decking had performed very poorly, and over this short period of time the decking had already become warped and distorted causing trip hazards. Also more crucially, the walking surface had become slippery, especially in wet conditions. Decksafe Solutions Ltd. advised using 29mm thickness fibreglass solid top structural panels.These panels, unlike the existing plastic wood decking we’re completely thermally stable, thereby overcoming the expansion problems previously encountered, and the integral gritted surface provided a superior anti-slip surface. The gritted Anti Slip Surface has been friction tested in accordance with BS 7976-2 and certified as providing an excellent level of slip resistance in wet conditions. The Structural Solid Top Fibreglass panels proved to be a cost effective solution to the client, and the existing substandard plastic wood panels were replaced with decking panels cut to suit. A new

Roof transformed with Kalwall This data centre in Scotland has been transformed with a new Kalwall skylight over the central atrium.The dramatic solution was adopted by architects Atkins because the existing pyramidal roof, constructed with tinted glass curtain-walling, was aging and leaking badly. Conrens’ colourful coatings Epoxy resin specialists Conren Limited have completed a flooring project for David Hayton Ltd, Carlisle, the leading Peugeot Dealer for the North West. An area of approximately 845m² was mechanically prepared and a rapid cure screed was pumped

to provide a new level and sound substrate. Once cured this was then coated with two coats of Conren Dustguard heavy duty epoxy resin. Joints within the concrete floor were filled with Flexijoint to protect them from damage and prevent dirt and debris gathering. The floor was then completed with demarcation lines to the MOT Bay and walkways to delineate safe pedestrian access.

A system of Mapei products has been used in the refurbishment of the Winter Gardens complex in Blackpool. Following Mapei’s technical team’s visit to the site, a complete, fully compatible Mapei product system from the substrate through to the tiling installation was specified and adopted. Mapetex, an anti-fracture membrane, was utilised on the Grade II-listed building because of the damage to the existing concrete floor base. Asked why ceramic granite was specified in preference to naturally quarried stone, Paul commented, “This is an exceptionally hard and totally impermeable material that won’t degrade or lose its looks, no matter how extreme the climatic conditions, UV-light intensity, and pollution. Facade panels, cut to size and prefabricated in Shackerley’s ISO9001 quality certified production facilities, were delivered to site safety meshed, pre-drilled and with preformed straps attached by a patented undercut stainless steel anchor system. “The Sureclad Access carrier system and ceramic granite ventilated facades were installed quickly and gave us a trouble-free interface with the curtain walling and glazing systems,” said associate architect Paul Cowlin-Chelin. “In the cavity behind the facades we hid various services from view and installed Kingspan’s rainscreen boards to enhance the thermal insulation.”

Roofing A green roof for Shrek and friends! Platon DE25 drainage and storage membrane has been specified as part of the green roof construction at the new Universal Studios theme park in Singapore! Occupying about 35,000 m², the green roof is one of Asia’s largest. Platon DE 25 was chosen as the drainage/water retention layer because the wide structural spans of the immense roof and the fast track construction of the park demanded that the chosen system was light and easy to install. The other components of the green roof build up included a fully adhered layer of Evalon PVC-EVA terpolymer waterproofing membrane, and a non-woven filter fabric which was laid over the DE 25, followed by a primarily inorganic substrate and selected drought tolerant plant species which require little or no maintenance. The excellent insulation properties of green roofs mean they act as heat and sound shields, protecting building interiors from the tropical heat and reducing sound transmission.This not only reduces energy consumption, but also extends the lifespan of the waterproofing on the roofs. Hidden strength from Helifix Specialist repair products and associated concealed installation techniques from Helifix Ltd have been used extensively to structurally stabilise listed farm buildings in the grounds of Chillington Hall, a Grade 1 listed Georgian county house in Staffordshire, dating from 1724. The large brick built stables and other outbuildings, arranged in a courtyard, had fallen into a state of serious disrepair due to age, weathering and differential settlement, resulting in a multitude of structural problems. Due to their listing and historic significance, the structural repairs needed to be sympathetic, effective and fully hidden in order to retain the aesthetic appearance of the original buildings.To this end, the Helifix stainless steel repair and reinforcement products were ideally suited. HVAC Passivent delivers more for less Changes to Building Regulations and calculation methods are revealing that a passive approach to domestic ventilation can deliver more, for up to 80% less in initial installation and lifetime costs. Independent research* commissioned by Passivent Ltd, the UK’s leading domestic natural and mechanical ventilation supplier, has highlighted that amendments to the SAP calculation tool and requirements under the new Approved Document F mean that the company’s standard Passive Stack Ventilation (PSV) system can cut initial installation costs by over half, reduce the DER (dwelling emission rate) under SAP, and contribute towards an 83% saving in lifetime costs, whilst still helping achieve up to Level 6 under the Code for Sustainable Homes. “Specifiers acknowledge understanding the combination of the new Approved Document and SAP calculations can be complex. In simple terms, our PSV against a standard MVHR (mechanical ventilation with heat recovery) in a typical airtight dwelling will achieve the same DER, of 21.4, for less than half the cost!” explained Dennis Bates, Passivent Domestic Product Manager. “Even if you spend the same amount, and add gas saver and waste water heat recovery systems to the PSV, you achieve a lower DER, meaning
that the amount of renewable technology required to meet the various levels of the Code for Sustainable Homes is reduced, thus saving initial costs on the project. Designed by architect Joanne Cooke and Conker Conservation, it is the UK’s first certified Passivhaus industrial building. The unique frame, engineered by Stephen Green Limited, was constructed by Ecoframes Systems Limited. Paul Mallion at Conker Conservation said: “The Passivhaus standard requires excellent ‘U’ values, elimination of cold bridges and very low air leakage.The portal frame using Steicojoists was key in achieving these aims. ”

Building Elements Roto Vareo: the future-proof door lock Specifiers seeking a door lock to provide easy egress in case of emergency need look no further than Roto Vareo. Vareo is the first multipoint lock to feature threemodes, selected via a sliding switch.The Roto product remains the only one with certain distinct features and advantages.The default mode is egress. One lift of the lever is enough to engage all locking points and prevent entry from outside, whilst allowing fast egress from indoors by just pressing down the handle. Arch Timber helps keep Macedonian Museum afloat Tanalith E wood preservative is protecting the new wooden poles holding up Macedonia’s Museum on Water, a reconstruction of a prehistoric palafitte settlement built over Lake Ohrid. t May’s Safety & Health Expo a great range of equipment for working at height was displayed, legislation requires its use, and the HSE’s Shattered Lives campaign has had widespread publicity. So why, last year, did more than 4,000 employees suffered major injuries after falling from height at work, and 21 workers in the construction industry die? (figures TheConstructionIndex.co.uk) Employers are responsible for worker safety, employees are responsible for asking for and wearing PPE, and if you employ sub-contractors you must (under Regulation 4(1)(a) of the Construction (Design and Management) Regulations 2007) take reasonable steps to ensure that the contractor engaged to undertake the work is competent to do so. A construction firm and its client were fined when a builder suffered fractured vertebrae falling from a factory roof in Hertfordshire. Cases of possibly avoidable accidents continue. A Mansfield worker setting up abseiling equipment fell through an open grating and died at the scene. A worker carrying out maintenance on the rocks below Nottingham Castle tried to reach some debris on a ledge and attempted to abseil down but did not use a safety line.The uncontrolled descent resulted in him breaking a bone in his back.These cases and many others have been reported in TheConstructionIndex.co.uk. Cutting corners on safety is not an option; working at height should no longer have these appalling outcomes! Regards,
