y the time this issue hits your desk we’ll have all been to BSEC and hopefully some decisions will have been announced that may mean stalled BSF projects will have had successful funding reviews.What can contractors do? Wait for a decision or move the team to another project, then possibly being unavailable should a new start be announced? Whichever party gets in, the government is still in charge – and none of them seem to value our industry. And, initially a casualty of the tightening economy, it now looks as though CABE will remain with us, now to merge with the Design Council. Jobs will go though, with only 20 of CABE’s 125 staff, and approximately only 40% of the Design Council’s staff, transferring to the new organisation. So with 18 months to go before even the opening ceremony is staged, the Olympic Stadium’s future is being decided by two football clubs, the retention of the athletics track being a major issue. Manchester City Football Club had a very successful take-over of the Commonwealth Games’ stadium, although this was (I believe) designed from the outset to become a football stadium afterwards. Or is it a case of too many committees trying to tick too many boxes? It’s as though we don’t want to discuss the subject of money – but a project of this size surely has to have commercial value as well as being a showpiece. In Design & Desire this month we visit the new Salvador Dali Museum in Florida.This museum is gorgeous – I really can’t see any exhibition inside it outshining the building itself. It was the same when I went to the Guggenheim in Bilbao, I really couldn’t tell you anything about the art I saw inside, but I came back with a whole roll of film of external shots! Regards,

Hot property A new state-of-theart fire station in West Hartford near Cramlington in Northumberland is challenging the stereotypical image of fire authority buildings by making the new facilities more community-centric. FC&A take a tour.

A

row of garage doors with no immediately obvious entrance is typical of many existing fire stations across the country, and portrays an image of a service solely concerned with reacting to emergency situations rather than the important fire prevention work with schools, youth groups and other organisations.

With this in mind, plans were put in place to build a new fire station and administrative headquarters at West Hartford for the Northumberland Fire Service as one of five new community fire stations being constructed as part of a North East Fire and Rescue Authorities (NEFRA) Private Finance Initiative (PFI). of the equity for the NEFRA project, with Shepherd Construction providing the remaining 20% as well as being commissioned to build the five stations. The challenge for Napper Architects was to design not only modern facilities that would enable the fire authority to work effectively, but also provide much-enhanced community spaces that were instantly recognised as public buildings. Natural light At West Hartford the new 4,778m² station, became operational in August 2010.The design splits naturally into three parts, the operational fire station to the north, combined community and shared areas in the central area of the building, and the administrative accommodation to the south. The external walls of the operational and administrative wings are clad in a white proprietary insulated render system with grey powder coated aluminium framed ribbon windows. The central hub forms the “hinge” linking the wings together and is clad in a dark grey Eternit rain screen panel system.The corner is further emphasised by being raised above the general roof level and by the projecting articulation of the principal officers’ accommodation.The extended parapet in this area screens and protects the roof top plant room. The north elevation is dominated by the

appliance bay doors and the brick clad appliance garage, training house and training tower.The remainder of the building which faces the training yard is clad with Kingspan micro rib insulated cladding panels.The operational and administrative wings have asymmetric aluminium standing seam roofs with a clerestory rooflight over the first floor office accommodation. Internally the reception uses natural light, double height spaces and large expanses of colour to produce a welcoming area for staff and visitors. Flexible design The fire station wing, which houses three fire fighting appliances including a response unit for terrorist and other incidents, has been designed to optimise the operational performance of the service, particularly ensuring a logical progression from the appliance bays through to the open plan office space and lecture areas. Flexibility

was also a key feature of the design. For instance in the operational area the appliance bays and appliance garages are linked to enable the garages to be converted into appliance bays should the need arise in the future. Locating the shared community areas at the centre of the building has created a visual statement of the change in the Authority’s emphasis from intervention to fire prevention, encouraging community groups to engage with the fire service

for fire safety advice, utilising the new accommodation and audio visual facilities. Dedicated partnerships Importantly the new space has also enhanced the community work which includes a dedicated partnership working with young, disadvantaged and vulnerable people through programmes such as the Young Firefighter’s Association (YFA), young people Not in Education, Employment and Training (NEET), youth engagement activities and other programmes dedicated to offer opportunities to those most in need. The controlled-access central hub comprises the main reception area, meeting and training rooms, cafeteria and kitchen. The first floor links the wings of the building to give direct access to the multifunction room which has the flexibility to be reconfigured.The shared entrance space has been designed to provide views into the operational training yard through the glazed rear wall of the cafeteria. Ensuring full accessibility, specific features

have also been included such as a level approach to the central entrance, a lower section of the reception area for wheelchair use, powered entrance doors and dedicated visitor parking spaces immediately adjacent to the main entrance. Ecological assessments Sustainability was also given careful consideration throughout the project. During the design stages ecological assessments were carried out. After consultation with Natural England, newt mitigation measures were taken prior to construction, and all drainage and external works were then designed to be ‘newt friendly’. The new building, which has secured a Very Good BREEAM rating, also incorporates a number of environmental features. Energy demands have been minimised by the building’s orientation which has lessened the need for excessive use of comfort cooling during the summer.The administration wing is narrow in plan to allow for cross ventilation and to ensure

workspaces receive adequate light. Brise soleil, roof overhangs and solar control glazing have been specified to minimise heat gain. Minimise water consumption In addition, daylight and proximity detectors have been fitted on the lighting controls and the plant equipment has been fitted with maximum insulation to reduce heat loss. To minimise water consumption rainwater harvesting tanks connected to the roof drainage system have reduced the overall water usage, particularly given the amount that is used by the station for its regular fire training and vehicle washing activities. The rainwater that is collected is used for flushing the toilets. Petrol interceptors are incorporated into the drainage design and low NOx boilers were specified to keep emissions to a minimum. All insulation materials with a global warming potential of less than five were also used throughout the project and the majority of BREEAM-assessed materials achieved an A/A+ rating.

A blueprint for greenfield Norfolk-based Parsons & Whittley architects have employed Passivhaus principles in the design of what is set to be the UK’s first rural affordable housing scheme to gain Passivhaus certification in Wimbish, Essex.

14 dwelling Hastoe Housing Association development underway in the village of Wimbish, Essex, at first sight looks like many other small schemes of its type – but take a closer look at the design and detailing and it becomes clear that this could in fact be a blueprint for such developments in years to come.

a potential way forward in addressing the pressing issue of fuel poverty as well as addressing climate change concerns.The houses, a mixture of homes for rent and shared ownership, are designed to be super energy efficient, and will not only comply with Passivhaus principles but also meet the demands of Level 4 of the Code for Sustainable Homes.

Aiming for completion in Spring 2011, the green-field scheme is being built under the exception site policy to address local housing need, with funding from the Homes and Communities Agency and investment from Hastoe. People will need strong local connections to be housed and no-one will be able to buy more than 80% of their home.

Raising the bar Passivhaus standard buildings retain the heat created within the dwelling as well as from passive solar gain, eliminating the need for central heating and reducing fuel costs. The standard requires very high levels of insulation (in order to meet U-values of below 0.15W/m2K for walls, roof and floor), a design that makes the most of solar energy and superb sealing throughout.

Continuous insulation Parsons & Whittley’s design for the development - which is being built by Passivhaus construction expert Bramall Construction and assessed against Passivhaus standards by specialist consultancy Inbuilt – is simple without unnecessary steps and staggers which add to the heat loss area and complicate the design and construction process.

Passive solar gains Floormate 300-A has a design load of 130 kN/m2 and is highly durable with excellent moisture-resistance and compressive strength, enabling the insulation to perform outside the waterproofing envelope. Installing insulation below the slab also helps to avoid thermal bridges at floor and wall junctions and makes the most of precious internal space, meaning it is fast becoming recognised as an effective way of insulating new buildings.

A number of construction options were evaluated before finally adopting 190mm solid Aircrete external walls wrapped externally in 285mm of Neopor rendered insulation.With insulation running under the reinforced concrete ground floor slab and conventional standard trussed rafter roofs supporting 500mm Crown Loft Roll, the construction details have been kept simple and effective, meaning they can easily be replicated at future sites.

East-west orientation of the blocks facilitates passive solar gains, with careful attention to shading to avoid summer overheating.

Key to effective insulation of the buildings was the specification of Dow Building Solutions’ Floormate 300-A Styrofoam-A insulation to run below the entire concrete floor slab of the structures. Installing insulation below the slab helps create an ‘envelope’ of continuous insulation which minimises heat loss, requiring a material which can maintain strength and good

The design and construction methods also assisted the incredibly low air tightness requirement of 0.6 air changes per hour, with internal wet plaster providing the majority of the barrier and all joins covered in specialist membranes or tapes. Heat recovery Furthermore, specialist thermal modelling was undertaken by Inbuilt to calculate

thermal bridges and advise on the impact of small changes to the design. For example, the crucial impact of small changes to window designs was modelled in advance to help value-engineer the project and feed into the specification of future sites. Everything was detailed at 1:2 in order to convey the importance of air tightness and to assist the accuracy of the Passivhaus Planning Package (PHPP) modelling. Of course design and build is one thing – the dwellings also need to stand up to the rigours of everyday life.The choice of servicing strategy had to balance familiarity for residents, availability of components, client requirements and cost, and conventional gas boilers were eventually

selected. These are being coupled to large thermal stores to prevent cycling and will be supplemented by solar thermal systems. The thermal stores will supply domestic hot water as well as feeding top-up heat via a duct heater into the air supplied by a heat recovery ventilation system. As well as following Passivhaus principles in order to gain certification and following Level 4 of the Code for Sustainable Homes, Bramall is building the Wimbish development to the Homes and Communities Agency’s Design and Quality Standards and Strategy; the Joseph Rowntree Foundation standard Lifetime Homes and the Commission for Architecture and the Built Environment’s Building for Life standard.

t seems that what is happening in building for the educational sector is never far out of the news recently. The new free schools policy is intended to encourage parent and teacher groups to fund and run their own schools. Meanwhile Government spending cuts to the (BSF) Building Schools for the Future scheme last year led several councils to launch legal challenges to the cancellation of local school building projects. In a statement the Department for Education defended its decision to end the BSF programme and added that “Ministers have been clear that the end of BSF is not the end of school rebuilding. That is why the government has launched a comprehensive review of all capital spending in schools so that money goes to those schools in most disrepair and to deal with the urgent demand for primary school places.”

What much of this boils down to is that the need for regular maintenance and swift refurbishment of schools is of paramount importance today. Long term upkeep Budgets may be cut but there will still be a requirement for essential maintenance and repair for ageing buildings and for long term upkeep of the new builds. Funding for maintenance should be ensured for all BSF projects that have been completed to make sure essential maintenance is top of the agenda for now and in the future. However priority must be given to ageing stock bringing it up to scratch and to meet essential current legislative standards. Specifying compliant products in the first instance is critical but with schools requiring essential maintenance, replacement of ironmongery will be

Architectural ironmongery replacements will still be required to perform to the correct specification. But questions need to be asked, will the replacement ironmongery meet the specifiers original requirements? And will the ironmongery perform to meet with current building legislation requirements? Whereas BS EN 179 is an emergency application where the exit door is used by trained personnel and should only be used in low occupancy premises, where occupants are familiar with escape routes such as in residential flats and offices. When specifying replacement products it is essential to check they will provide the correct performance level for example a hinge has a duty rating which must be checked prior to being fitted. For peace of mind look for the ‘Certifire Logo’ or other evidence that the source of supply meets the minimum criteria for CE marking. A fire door fitted with an unsuitable door closing device is liable to fail which could have severe consequences in the event of a fire.

has been one of the most significant pieces of legislation to impact upon design of architectural ironmongery which must comply with every aspect of the Act and Building Regulations Part M.The Act recommends that there is ease of access and free movement throughout the entire building. BS 8300 provides guidance on good practice in the design of buildings to make them suitable for use by disabled people. BS 8300 contains recommendations related to architectural hardware specification including door opening hardware, locks and latches and also includes information on the recommendations concerning the positioning and size of pull handles. Performance level Fire regulations have also had a vast impact on architectural ironmongery in recent years. It’s a requirement for fire doors to be installed in any thoroughfare, exit and entrance and escape route, to prevent the spread of smoke and fire.Tested in accordance with British Standards, there are many additional fire door products that need to comply with regulations such as hinges, self closing devices and intumescent seals. Every replacement panic exit application is required to comply with European safety legislation. BS EN 1125 is the panic application where the exit door is used by the high volume traffic and provides safe and effective escape

which states that good perimeter seals are required and a minimum mass per unit area of 25kg/m², or a minimum sound reduction index of 29dB Rw.The door should also satisfy Requirements of Building regulation part B regarding Fire Safety. Fit for purpose Remaining informed about performance criteria of stock is essential. Advice should be sought about the performance of a new product due for installation as products may not be fit for purpose if changed from the initial specification. Once buildings comply with legislation, maintenance is essential to keep products operational. Wear and tear may affect performance therefore regular maintenance checks need to be carried out at schools to ensure functionality is maintained such as; visual checks and mechanical checks through to checking fixings and cleaning. An ironmongery supplier who can provide expert product and technical knowledge is essential. Look for suppliers who stock the best range of products, ready for delivery the next day. Speak to ironmongery experts to ensure you source compliant products for school refurbishments. Hauraton join the jet set The £52.4 million transformation of the RAF St. Mawgan Airbase to the Newquay Cornwall Airport, was the first time a changeover of this kind has been attempted from military to civilian use in the UK, and Hauraton high capacity drainage has been chosen to comply with the designer’s stringent specification.

T

he success of the project has been largely due to the excellent working relationship between the MoD, Royal Air Force, Cornwall Council, Cornwall Airport Limited, the Civil Airport Authority and all the contractors involved in the project to resolve operational, technical and commercial issues as they arose. Starting in 2007, actual building work took three years to complete. Although the airport was granted their licence by the Civil Aviation Authority on 20th December 2008, building work continued, mainly at night to minimise disruption, for a further year. The re-development has included a new air traffic control tower, various refurbished and new terminal buildings, additional car park areas, the re-surfacing of the 2745m runway, aircraft hard-standing areas and widened taxiways.

Enormous burden Having supplied high capacity surface water drainage channels for aircraft hard-standing areas at both Gatwick and Heathrow airports, Hauraton were confident their RECYFIX® HICAP® channels would comply with the stringent specification asked for by the Newquay design engineers. With aircraft tow trucks alone weighing 80 tonnes, manoeuvring aircraft impose an enormous burden on any surface drainage system. Not only must the area

be efficiently drained, the installed system must withstand the twisting forces exerted by turning aircraft and numerous service trucks.The RECYFIX® HICAP® channels used in the project have fixed ductile iron slot inlet gratings that comply with loading category Class F900. During the construction stage, 300 metres of RECYFIX® HICAP® 100 were installed in the airport’s taxiways and hard-standing areas located in front of the terminal buildings.The photographs show the four main phases of installation. High capacity channels Steve Wiseman, the Hauraton Sales Engineer for the project, was pleased when his company’s high capacity channels were chosen. Made from specially formulated recycled Polyethylene-Polypropylene (PE-PP), each of the one metre HICAP® channel used weighed only 13.2kg so allowing one-man-lift of the component. This made for easy installation for the contractor, Cormac, who also found the combination of a tough PE-PP channel and ductile iron slotted inlet resisted site damage during installation. The completion of this project means Cornwall has one of the best regional airports in the country, with modern facilities and state of the art equipment.The facility can now deal with up to six aircraft at a time and has an annual capacity of 700,000 passengers. tim.connolly@hauraton.co.uk

HOW THEY WORK The operating principles for UK rainwater harvesting equipment are broadly the same. Rainwater is collected from roof of the building and filtered before entering either an above or below ground rainwater holding tank. What happens next can broadly be configured in one of three different ways. Direct System: A direct system is designed to pump the collected rainwater from the main holding tank to the point of use, such as the toilet or vehicle jet washes. Gravity System: This system would be the preferred choice for most commercial or municipal applications. It pumps the collected rainwater from the main holding tank to a high level header/ break tank within the building which will then service the non-potable appliances as per normal.

Collecting rainwater that falls on the roof, and recycling it for use within buildings, is suddenly becoming the accepted thing to do, says Adrian Gatford, Kingspan Water National Sales Manager. What could be a better representation of joined-up thinking than to recycle rainwater for non-potable uses within our homes and properties?

R

ainwater harvesting, as it is know, has been placed high on the new build agenda with the introduction of building assessments, such as BREEAM and the CSH. Both schemes require a reduction in mains water consumption in order to achieve an excellence rating and rainwater provides a very acceptable alternative for non-potable applications. Perhaps surprisingly, it can reduce the amount of water used within a domestic setting by more than 50%, and by up to 85% for a commercial building. But an interest in rainwater harvesting goes beyond a drive for more sensible use of mains water; rainwater harvesting systems reduce surface run-off during heavy rainfall, reducing flood risk. Because of this, rainwater harvesting is now a prerequisite

for getting planning permission in some areas at risk of flooding: PPS25 requires planning authorities to undertake strategic flood risk assessments as part of any development. As a consequence, the market has grown close to 850% in the last five years, and within a few years, every new build domestic house built to the CSH in the UK will have rainwater harvesting installed. It’s the only way that developers will be able to achieve the requirement for water usage laid down for the Levels 5 and 6 of the Code; a reduction in mains water consumption from a daily average of 160 to 80 litres per person, by 2014 for public sector housing and by 2016 for private sector housing (WAT1 and WAT2 of the Code).

Booster System: The collected rainwater is delivered from the main holding tank to a surface-mounted break tank and booster system.This option gives the combined benefits of both the direct system (particularly useful in larger applications) and the gravity system, in that the mains water back-up is directed to the break tank. Correct commissioning Furthermore, most new-build schools, colleges, offices, government buildings, multi-residential and retail buildings should all now be designed to meet a high BREEAM rating – reducing their reliance on mains water will contribute to a higher rating. Choosing a system that is fit-for-purpose has become easier with the introduction of the British Standard for rainwater harvesting, BS8515. Compliance means a system is designed to meet minimum standards, and addresses any concerns about the possibility of cross-contamination of mains drinking water with rainwater. It is recommended to bring in experts from the company supplying the system at the very beginning of the project planning to best assess options; this consultation happening when the plumbing is already

part complete can mean costly rebuilding work to reconfigure the system. Having a supplier’s technical team on site also ensures effective co-ordination of the three trades required to install a system correctly: ground-workers, plumbers, and electricians. They can help ensure compliance and the correct commissioning of the system, ensuring pipework is marked and the work adheres to water regulations (www.wras. co.uk).They can make recommendations on any structural loading considerations and liaise with the structural and mechanical engineers in areas such as control panel siting, pipework and headertank considerations. Annual maintenance contracts can also be organised if required. Full compliance Without such close attention to detail, mistakes made during the installation may cause future problems with the system. In fact, by far the majority of fault calls to manufacturers are as a result of poor installation, leading to issues such as debris in the tanks, backing up from storm sewers, and blocked or frozen pipes.

By contrast, a high-rise office block with a small footprint, but large consumption, would need a storage tank capacity that reflects the roof size.

For domestic applications, the calculations are simple and can be safely estimated by using general storage sizing tables.These tables (contained within the Standard) equate roof area with annual average rainfall depth to determine a suitable tank capacity. In some instances the population of the house is also examined.

Sizing of the tank should also take account of the ability of rainwater harvesting systems to reduce surface-water runoff and limit the risk of flooding, under SUR1 of the Code.The majority of local authorities are now demanding that the release of surface water from development sites must be no greater than if the land was being used for agricultural purposes (approximately 5ltr/second hectare).

Consumption and yield For commercial applications, the calculations are based on roof area and applications.Tank size is determined by considering both consumption and yield (how much water can be collected based on roof size and rainfall levels) both of which can vary significantly depending on the facility.Tank size is based on the smaller of the two calculations. For example, a 10,000m2 roof area on a warehouse may

It’s all academic The Academy will provide young people with the skills or competencies they need to thrive in the real world

T

he RSA Academy is the first of its kind, an independent Academy that will deliver a new unique curriculum for up to 1100 pupils specialising in Health and Citizenship. The project is part of a two phase development to replace the existing LEA ran Willingsworth High School in the West Midlands.The first stage of the Academy has been completed on time and within budget under management of the DoE’s Construction Project Manager, Schal.The final phase of the works is set for completion during February 2011. It comprises of the demolition of the original High School building, capping works on several existing mineshafts on the site, finishing the sports pitches and landscaping of the vast 14.5 hectare site. Schal, part of TPS and Carillion plc, has worked closely with the Academy’s sponsor, the Royal Society for the encouragement of Arts, Manufactures and Commerce (RSA) throughout the project to ensure that the faculty’s custom-design supports the RSA’s bold, new “Opening Minds” curriculum, which aims to help schools to provide young people with the skills or competencies they need to thrive in the real world.

The first school in the UK to be custom-designed to support the RSA’s Opening Minds curriculum has opened; the Department of Education (DoE) and RSA funded Academy new build project in Tipton, West Midlands.

Significant improvements The project team paid particular attention to maximising the provision of internal and external features throughout the building whilst still maintaining its strict DoE budget. Increased classroom size and flexible spaces were a key component of the delivery of the RSA’s new curriculum and Schal helped meet this requirement with the provision of larger than normal classroom sizes throughout the Academy. Classrooms are 25% larger than conventional classroom spaces and have the flexibility to be made even larger by using folding acoustic walls.This enables the Academy to change the classroom size to suit the teaching needs.

delivery of two flexible areas – a dance hall and a theatre with control room for Academy events; plus the addition of a small fitness suite to complement the sports hall. External teaching areas and an area set aside for a small market garden have also been provided.

Effort was also made to retain features from the existing school site, including its all-weather pitch.This will enable the Academy to continue to benefit from revenue generated from the community use of the facility. The project team managed the FF&E budget in a way that allowed a food technology room and a professional kitchen to be added, in addition to a food hall and bespoke kitchens to maximise the RSA’s health specialist area. Other significant improvements include the redesign of a multi-use hall resulting in the

Detailed design process “The main challenge faced was in delivering a flexible building to a Sponsor that matched their expectations and the requirements of their specialist curriculum (Opening Minds),” explains Schal’s Construction Project Manager, Paul Rhodes. “Involving the Sponsor in the detailed design processes for as long as possible before design and build procurement with the Main Contractor was probably the most challenging aspect of the project, but it was critical for us to get this right in order to ensure that the RSA’s core requirements and features were incorporated into the scheme, therefore minimising later changes.We are delighted that through the process of delivering this unique teaching experience we’ve enabled the academy to make use of longer days and longer learning sessions, offering more opportunities to all pupils.” The Academy itself has been designed to support the teaching and learning requirements for the staff and the pupils studying at Key Stages 3 and 4 will specialise in Health and Citizenship. Creating safer schools entails controlling movement and access - secure vision panels can help achieve this objective and promote ‘passive surveillance’. A cultural and artistic renaissance has officially surfaced among the white-capped waves and sailboats that rock gently along the waterfront in downtown St. Petersburg, Florida. Strikingly unique and hardly understated, St. Petersburg’s cultural revolution is a mirrored reflection of its new, most progressive architectural achievement, the new Salvador Dalí Museum. Tara Hustedde tells FC&A of this new work of art.

A

visitor to the soon-toopen Dalí museum can easily imagine the world’s most famous surrealist as a confidant and counsellor to the modernday “artists” commissioned to capture the spirit of a wild eccentric through architectural expression. Grandiose, unusual and completely comfortable drawing attention to himself, Salvador Dalí has undoubtedly spoken through the ages to guide world-renowned architect,Yann Weymouth and his team at HOK, in an effort to captures the world’s attention in a unique and unconventional way. Like Dali, this architectural icon is no stranger to the inevitable criticisms that can be associated with high-profile, extraordinary anomalies. He has navigated

the often unpredictable waters of public perception before (think the pyramid at the Louvre) and is well-versed in the complexities and expectations involved in creating a true cultural phenomenon through unparalleled, progressive design. Natural light The 66,450-square-foot structure looks and feels dramatically different than the original museum, which debuted in a onestory warehouse along the downtown St. Petersburg waterfront in 1982. A prime differentiating factor is its exterior, which stands more than 75 feet tall and is adorned with more than 1,000 triangularshaped glass panels, each offering a distinct view of the waterfront.The building’s 18inch thick waterproof reinforced concrete and 12-inch thick floors and roof have

on the work of Buckminster Fuller, who pioneered geodesic geometries and domes and was coincidentally a friend of Dali.The “Enigma” embraces Dali’s love for nature by giving visitors views of the bay and the exquisite gardens outside but also invites changing natural light to fill the museum’s interior. Raw concrete Based on the designs of HOK, Novum Structures engineered, manufactured and installed two free-form glass structures. Constructed of the more than 1,000 triangulated glass panels that seemingly melt on to the form, each measures 1½ inches thick with no two being identical. They were fabricated through computeraided robotic technology, and were tracked and delivered and precisely assembled through the use of a complex bar-code label system. In addition, each glass panel was tested for more than a year to ensure

resistance to the 135mph wind, rain and impact of a Category 3. Inside the museum, the 75ft-high atrium will expose visitors to the galleries on the third level. Design & Desire Water efficient fixtures are incorporated throughout the building and solar hot water will be used.The white roof is highly reflective and is expected to save about 20 percent of potential roof heat load. The thick walls of the “Treasure Box” are insulated and will lower cooling expenses. Natural day lighting has been used to illuminate the master’s works within and most building materials have been made of recycled content. An architectural wonder Here, where the artist’s largest collection will reside, the team at HOK has characteristically succeeded in the perfect expression of both art and architecture. Dali has been reborn through design; a design that masterfully exudes the ideals, intrigue and flair of a now seemingly immortal existence.The artist and the architect are gliding gracefully onto the world’s stage once again for an allimportant engagement. A true treasure to behold, this final jewel in St. Petersburg’s strand of architectural pearls will link past and future, art and design, history and progression. As anticipation builds and the “treasure box” is slowly opened Dali is no doubt watching. Certainly with one glance he would paint this architectural wonder as an undeniable catalyst to the free-flowing imagination and interpretation to which he and Weymouth are accustom. Both will once again touch the world, transcend time and unite us all through remarkable expression.

Chain reaction With growing demand for transparency and accountability, many construction companies are recognising the crucial role that the supply chain plays in sustainability, not only within the organisation but the industry as a whole. Erika Roshdi explains the importance of incorporating sustainability throughout supplier-customer relationships and the way forward within the industry.

I

t is only with compliance across the entire supply chain that companies can start building for the future, and whilst progress has been made, there is still much to be done. Expectations in supply chain relationships are changing. As stakeholders continue to demand increased accountability and evidence of sustainability in business activities, it is vital for companies to be able to account for their suppliers’ policies, activities and commitment to sustainability in pushing forward their own commitments. Effective collaboration requires open, honest and timely dialogue between supply chain partners. By exploiting the various communication tools and mechanisms at their disposal, companies will be in a better position to effect change within their supply chains and continue progress towards green construction. Sustainability goals Sustainability targets and initiatives cannot be set in isolation. Measures for improved efficiency, including waste reduction, capacity utilisation and management of transportation, are only effective if applied over entire product lifecycles, which naturally relies upon cooperation across the supply chain. Increasingly, companies committed to managing their impact upon stakeholders and the environment are recognising the need to partner with suppliers in not only achieving, but also setting sustainability goals.

However, as with all relationships, suppliercustomer partnerships require trust. As key stakeholders, it is vital that both suppliers and customers are engaged in the other’s agenda for sustainable development. Transparency and accountability are central to this engagement, requiring two-way communication of current performance and future targets. For example, Skanska’s procurement policy, like that of many organisations, requires that its suppliers comply with its Code of Conduct and thoroughly manage the environmental and social impacts of their activities. In working to continuously redefine ‘green’ construction, Skanska expects its suppliers to be aiming at the same target and to provide relevant information to this end.This policy has a direct impact on the company’s pre-qualification and tendering process, allowing it to set the pace in its supply chain. Business models Collaboration across the supply chain can also be instrumental when it comes to innovation. Much focus on sustainability has been on improvements in the efficiency of existing processes. However, in order to build for the future, companies must think about constantly evolving current business models.Working with supply chain partners to pool expertise and resources is an invaluable way of identifying risks and solutions that can lead to innovation. Genuine consultation between suppliers and customers often results in improved

There is currently much being done to progress green construction. However, the goal posts are continually pushed further ahead and collaboration across the entire supply chain is required to not only meet these targets, but to keep them moving.

My father started D-Drill in the 1960s, so I suppose I was always destined to join the industry. I went off to college and did a business diploma and started to work in the business. I began in the contracts office as a filing clerk and worked my way up to be an assistant manager of one of our depots. But I did reach a stage where I thought there must be more to life. I decided to go travelling and told my dad. He said he would give me three months – and I proved him wrong by going for 12 years! Did you have plans to achieve this, or was it a series of lucky events? Destiny. One of my earliest memories was tip-toeing down the stairs of the family home in the middle of the night to find my father mending a machine at the kitchen table. I stayed and helped, perched on his toolbox. I remember those times really fondly. My father first saw diamond drilling in action when he was working as an electrician’s apprentice on Coventry Cathedral.There

was a guy who had brought the machinery into the UK but did not really know how to use it to its full potential, so my dad helped him in the evenings and that really gave him the idea.There was always something going on at home because of the business.There were guys stopping over on the way to jobs, meetings round the kitchen table and my dad was often away for weeks at a time working. But I did not really have plans to join the company at all, hence the travelling. Even when I went to the States I could not escape diamond drilling altogether. I was packing up my stuff ready to go and my father gave me the Diamond Drilling Association book with the details of all the members in the States. He said that if I was ever in trouble I should pick up a phone to call a member and they would either know him, or if I explained who I was, they would help. I put it into my rucksack thinking I would never use it, but it proved really useful. I met some great people and really built up some great contacts.

But even when I got back I was not really thinking I would join D-Drill. I hit on a business idea when I saw a salesman demonstrating a diamond grinding machine that could remove adhesive from concrete floors. It was at a time when many DIY stores were undergoing major refurbishment programmes which included re-flooring. I invested and the business, Superfloor, took off.We did it by just calling round, but really hit it at the right time, picked up our first contract and off we went. Focus Do-It-All had just taken over Wickes and underwent a massive upgrade which saw us do more than 100 stores, and they were big stores. What has happened along the way that helps you in the position today? Apart from a lifetime in diamond drilling, it was a decision I made to buy the company. I knew the business very well and knew what a great reputation it has in the construction industry. Also, having been brought up with it from a young age, I was very passionate about it.


Profile But I knew if I just took over the running of it, I would never really be able to make the changes I felt needed making, so I said I would do it as long as I could buy the company and buy out the shareholders. It was difficult because there were family members who were shareholders, but I knew that it would only work if I had 100 per cent control. Do you think industry newcomers will have the same opportunities as you had? Obviously not everyone can (or would want to!) be born into the industry but I do feel there are great opportunities out there for people.We have ten branches across the UK and quite a few of our drillers are no longer young people.They have masses of experience which they are willing to pass on and any younger people coming into the industry will benefit from that. We were the first people in the diamond drilling industry to start an apprenticeship scheme which has served us well over the years, but, yes, I think there are real opportunities to be had. And the people who work for us benefit from the fact that we work on a short deadline time, so there is a great deal of variety. One of our guys, for instance, was drilling in the elephant enclosure at a local zoo this week! How much as your industry changed since you have been involved and have you caused any of those changes? I was first involved more than 20 years ago so the changes have been many and varied.The technology has, as one would expect, moved on but from my point of view its health and safety and training which has been completely transformed.While that can only be a good thing – and the construction industry does have a very good safety record – it inevitably makes the whole process more time consuming.

The only change I think D-Drill has helped develop is the training angle.We helped set up the UK Diamond Drilling and Sawing Association (DSA) apprenticeship scheme and have a full-time health and safety officer rather than use an outside consultancy and that is quite rare in a diamond drilling company. What advice do you wish you had been given at 25 (or 35)? Smile more often! I think the thing you need advice on when you are that age, is how to manage people. Everyone learns about their job, but managing the people relationships correctly is vitally important. Help and advice on that can be invaluable. Do you think advice can be given to people, or does everyone have to make their own mistakes? Of course advice can be given to people, whether it is taken on board or not is a different matter! Certainly when you are running your own company you have to listen to others but, ultimately, you have to make the decisions. Where do you see yourself and your industry in five or 10 years time? I think the industry will have contracted to three or four big players and I know we will be one of those – or that one of them has bought us out and maybe I am on a beach somewhere!

here are a number of important steps that should be followed before the final floorcovering is laid.The subfloor should firstly be assessed and the necessary steps taken to protect the installation from any contamination or moisture.The next important step is to apply a floor smoothing underlayment to ensure that the subfloor is level, and free of any surface imperfections.This is crucial as an uneven subfloor may prevent the flooring adhesive from bonding correctly and fully onto the back of the floorcovering, which will in turn result in points of weakness across the floor, and may even result in complete failure of the installation. In the past, general-purpose smoothing underlayment and levelling products were considered sufficient to cover most common site requirements. However, with a rising trend for high quality floorcoverings designed to last, increased demand for ‘fast

can allow new floorcoverings to be installed after as little as two hours. In many cases this means that preparation and installation can be completed in the same day.When covering large areas, further time-savings can be achieved by using a smoothing underlayment that can be pump applied. Depending on site conditions and the thickness required, pumpable underlayments can be applied at a rate of up to 1,500m2 per day, providing valuable time savings for flooring contractors. Structural loading Formulations that are low odour and free from natural rubber latex should be selected for clinical or biologically sensitive areas such as hospitals, where the issue of latex allergies is a key concern.To comply with the strict hygiene requirements of a healthcare environment, smoothing underlayments must also be free from protein-content to prevent the growth of bacteria in the subfloor. In heavy duty areas, such as schools or retail buildings, where subfloors are subjected to a significant amount of wear and tear, high-strength smoothing underlayments should be specified to

enable floorcoverings to withstand the stresses imparted by heavy and repeated footfall. When smoothing floors in buildings over multiple levels, such as large office blocks, structural loading can become an issue, particularly in older properties. Smoothing underlayments incorporating ultra lightweight fillers are designed to overcome this challenge and offer significant weight savings when compared to conventional underlayments.These lightweight products also facilitate ease of manual handling, a particular benefit for multi-level projects where access can be difficult. Value for money In semi-flexible substrates such as plywood and steel, natural movement is always likely to occur, despite recommendations to ensure plywood is secured by mechanical fixing. As such, flexible, fibre-reinforced smoothing underlayments are specially developed for these applications as they are designed to reduce the likelihood of moisture movement, while retaining sufficient strength to prevent localised cracking caused by frequent and regular traffic.

f we are to support the needs of an ageing population, we must design homes that enable the social inclusion of the most vulnerable members of society. Good design means enabling all members of society to remain independent in their homes for as long as possible. More than 60% of over-85s live alone, and older people living on their own make up a quarter of total projected year on year household growth. Enabling those members of society to remain independent in their own homes has not only been shown to aid mental well-being, but is also financially more affordable than care home provision. A home for life This population change requires a revolutionary inclusive approach to the design and construction of homes for the over 55s. St Oswald’s Village in Gloucestershire is a joint venture between Rooftop Housing Group, Gloucester City Council and the ExtraCare Charitable Trust, and has provided much more than merely an Extra Care facility. In addition to 169 homes for rent or purchase, the development provides a variety of facilities and features to ensure residents have a “home for life.” A vibrant village has been

But at the heart of every project has to be the desire to assist clients in creating affordable, comfortable and sustainable homes in which residents can enjoy their independence for as long as possible. It is often the only practical solution for traditional or listed buildings with preserved facades.

Building for Education Burmatex introduce fresh, innovative palette

NBT’s sustainable schooling Natural Building Technologies’ (NBT’s) natural woodfibre insulation systems have been used in the construction of The Hallam Environmental Learning Centre (ELC), a centre for environmental and ecological education in Sheffield. NBT’s Diffutherm system was used to insulate the external walls of the centre and NBT’s Pavaroof system was used to insulate the roof.The Diffutherm system features NBT Diffutherm woodfibre boards, fixed in a continuous layer around the outside of the building and finished externally with a mineral based thin render applied directly onto the woodfibre. First application of Technal’s MODAL The first application of the latest aluminium glazing system from Technal is now under construction. The revolutionary new MODAL low rise façade system has been specified for the Sirius Academy and Ganton Special School in Hull. Around 4,000m² of Technal’s MODAL low rise façade system have been installed as part of a £1m contract. Finished in grey with grey glass, MODAL is being used on every elevation, both as fixed lights and with an integral opening vent to minimise sight lines. Triple role for Armstrong Ceilings Metal tiles from Armstrong Ceilings were specified by Perkins Ogden Architects for a Further Education college redevelopment for a trio of reasons – their acoustic performance, durability and aesthetics. Shackerley Sureclad at MediaCityUK Shackerley has supplied Sureclad ceramic granite ventilated cladding systems for two of the tallest new buildings at MediaCityUK in Salford, Peel Media’s £650 million development which is the first scheme in the world to become a BREEAM approved sustainable community. Towering above the main 250,000 sqft studio complex are a 218 bedroom Holiday Inn hotel and 21 storey office building. Despite their different purposes, the exterior envelopes are very similar in design and finish. Architects at Fairhurst Design Group originally envisaged that a sandy coloured, naturally hewn stone material might be used to protect the towering elevations. However, their specifications changed when cladding contractors, McMullen Architectural Systems brought the Sureclad ventilated facade system to their attention and revealed the wide range of ceramic granite, colours styles and finishes available.

Dragonboard breathes with Icynene Icynene’s green and sustainable soft foam insulation has been selected by Dragonboard as the best product to use in the insulation of its new three bedroom Welsh Future Homes project house.

T

he Dragon House is designed to meet level 5 of the Code for Sustainable Homes. Having developed its own unique construction technology, Dragonboard, which manufactures high quality magnesium oxide building board, was looking for a suitable eco-friendly expanding foam insulation that was stable, long lasting, water resistant yet both air tight and breathable. Icynene’s air barrier qualities has enabled the Dragon House to exceed Passiv Haus standards in terms of air tightness and the product, which does not slump or deteriorate over time, was the perfect solution. “Home owners will benefit from the affordability of our homes and subsequently the low running costs,” said Greg Barton, managing director of Dragonboard. “One of the key requirements was that the insulation had to be open cell and breathable which Icynene is. In the event of flooding, should water get into the fabric

then it will quickly drain out of Icynene and once dry it will perform as originally designed.” Steel frame houses can be difficult to insulate with conventional insulations, especially when air change requirements are low. Icynene is a proven and effective air barrier and meets target specifications for thermal insulation and air tightness. It also reduces draughts, external noise and promotes better indoor air quality as it has a long experience of being used in homes for people with asthma and other respiratory problems. Unique formula “We believe Dragonboard technology has a straightforward and sound concept to build high performance homes that are both rapid and economical to construct and have the ability to greatly reduce energy costs and CO² emissions,” said Icynene’s Vice-President Jeff Hood. “We are delighted our licensed distributor Airseal Insulation has partnered with Dragonboard on this and future projects.” Mick Morris, managing director of Airseal Insulation said, “Icynene’s water blown foam is applied on site by trained operatives using a totally self contained mobile manufacturing rig. Four barrels of material, which is one pallet load, was sufficient to insulate the entire house which avoids damage to the

environment caused by large lorries transporting the more bulky conventional insulation products to site.The equivalent conventional insulation would have required two large trucks. Our soft foam insulation adheres tenaciously to most substrates, seals around wiring and plumbing perfectly and moves with the thermal expansion and contraction of the building.” Dragonboard is manufactured from naturally occurring mineral components mixed to a unique formula. It does not contain any organic solvents, oils, toxic substances or metal salts and can be used both externally and internally. Successful combination Externally, Dragonboard is used as a sheathing layer as it is intrinsically weather proof and will never decay overtime.The board can receive a variety of weathering finishes such as paint or painted rendered systems as well as fastened systems like weather boarding or tiles. Internally Dragonboard can be used on wall, floors and ceilings.The boards are pre-finished ready for decoration and do not require application of skim finishes, thus saving time and labour on the finishing trades. As the board is breathable, there is no requirement for vapour barriers in the construction which leads to further savings. Nullifire forms union with steel-frame Currently nearing completion on London’s Euston Road, a nine-storey steel framed office building will not only provide a new HQ for the Unison trade union, but also represents the first major application of a new water-borne intumescent coating that answers many of the practical and logistical challenges facing contractors. The S708 intumescent coating developed by Nullifire and Tremco illbruck Coatings was applied by specialists MGN Fire Protection. In the past project teams were faced with all the issues of employing solvent based products when it was necessary to use a sprayed fire protection system for steelwork which was going to remain exposed to the weather. Nullifire’s S708 presents a high performance water-borne system that is also environmentally friendly. With just a couple of the residential blocks employing concrete construction, some 4,000m² of the S708 was applied, with the

material being fully weather resistant as soon as it has dried.The S708 also enables clients to utilize a decorative top coat, available in any RAL colour. Despite the contract encompassing some of the worst winter weather for a generation, the S708 intumescent coating withstood all the rain, snow and ice without any adverse effects. A spokesperson for BAM Construction confirmed that the water-borne coating “had withstood prolonged periods of rain and bad weather and still remained intact.”

ebruary has been a busy month, what with planning for BSEC and Ecobuild.What exhibitions do you go to? Is it to see new products, or to network – or just to get out of the office? I think a lot of exhibitions are quite eye-opening, there is always a new product you’d never imagined, or some great viewpoints put forward in the seminars. Both BSEC and Ecobuild this year will hopefully be where some good and positive announcements are made – funding decisions on so many projects are still up in the air. In our next issue we’re looking ahead to another expo, KBB London, an eco-renovation of a lovely hotel in Bournemouth by Archipeleco Architects, a really interesting piece on how concrete can help to reduce HVAC costs, and we feature the RIAS competition winning £2.65m facility for the Scottish War Blinded in West Lothian. So it’s comfy-shoe preparation at the FC&A offices for all of these visits to ExCeL over the next few weeks, I’ll get the Kendal mint cake… Regards,
