REEAM (BRE Environmental Assessment Method) is the leading and most widely used environmental assessment method for buildings and communities. It sets the standard for best practice in sustainable design and has become the most common measure used to describe a building’s environmental performance. In this month’s edition, FC&A profiles The Edge in Amsterdam, Holland – the greenest building in the world according to BREEAM. The Edge was conceived by London-based PLP Architecture, in close collaboration with Deloitte and project developer OVG. The 15 storey building is a completely connected, eco-friendly hub, where workers control everything from finding a parking space to meeting their colleague via an intelligent app. The building is powered by solar panels that produce more electricity than the project uses – in fact, The Edge uses 70% less electricity than a typical office building. Mecanoo wins major competition Mecanoo architecten has won the competition to design the new Tainan Public Library in Taiwan.Working in partnership with Kaohsiung-based MAYU architects+, the Dutch practice will create the 35,000m2 library, which will feature reading rooms, special collections, study spaces, a children’s area, cafe, conference hall, a 200-seat auditorium, and public courtyards.The plan for the site also encompasses a future extension of 13,000m2.

TJS Homes merges with Eclipse & Son

TJS Homes, the Swindon-based homebuilder, is merging with the Wiltshire building firm, Eclipse & Son.Though less than a year old,TJS Homes has recorded impressive growth in the new homes sector. The business has six vans and works with 10 qualified tradesmen. Eclipse & Son, established in 2011, employs four people and enjoys a reputation for quality workmanship and excellent customer satisfaction.

Lendlease moves into Salford Quays

Lendlease’s construction business is delighted to announce it has moved into a new office in Salford Quays, Greater Manchester. The move, into the iconic Quay West building, underlines Lendlease’s ongoing commitment to supporting key clients and delivering construction projects and consulting services in the North. Lendlease’s new UK Regions North Office will house approximately 50 Lendlease staff, the majority of which will be working on construction projects and consulting services for external clients.

Four summer houses to join The Serpentine Pavilion 2016 The Serpentine has announced that, in tandem with the 16th Pavilion, it expands its internationally-acclaimed programme of exhibiting architecture in a built form by commissioning four architects to each design a 25m2 Summer House.The four Summer Houses are inspired by the nearby Queen Caroline’s Temple, a

classical style summer house, built in 1734 and a stone’s throw from the Serpentine Gallery. In line with the criteria for the selection of the Pavilion architect, each architect chosen by the Serpentine has yet to build a permanent building in England. Wienerberger appoints new Technical Manager

Global building product manufacturer, Sika, has appointed Dragan Maksimović as General Manager, a role that will see him build on the continued growth of the company across its multiple UK markets. Dragan joined Sika in 2002. Based in Belgrade he was responsible for developing the company’s operation in Serbia where the company today has become market leader in a number of local market sectors.

Global programme, project management and technical consultancy,WYG, has announced the appointment of Simon Pringle as Head of Strategy and Corporate Development, reporting directly to the CEO. Simon joins with more than 20 years’ experience in commercial strategy, innovation and risk management. Simon was most recently the Head of Sustainability and Innovation at BDO LLP.

Wienerberger, one of the UK’s leading providers of wall, roof and landscaping innovations, has announced the appointment of Paul Miller as its new Porotherm Technical Manager. Work starts on high-tech science and technology centre

the four Summer Houses will be designed by Kunlé Adeyemi – NLÉ (Amsterdam/Lagos); Barkow Leibinger (Berlin/New York);Yona Friedman (Paris); and Asif Khan (London). The expanded scheme was submitted to Westminster City Council Planning Office and District Surveyor’s Office for planning last month.The Serpentine Summer Houses, sited one minute’s walk from the Serpentine Gallery, will complement the world-famous Pavilion commission on the Gallery’s lawn by offering visitors an unrivalled, first-hand experience

of contemporary architecture by leading international architects from across the generations, within the historic parkland of Kensington Gardens. The Serpentine’s Pavilion commission, conceived in 2000 by Director Julia Peyton-Jones, has become an international site for architectural experimentation and has presented projects by some of the world’s greatest architects. Each Pavilion is sited on the Serpentine Gallery’s lawn for four months and the immediacy of the commission – taking a maximum of six months from invitation to completion – provides a unique

Work has now started on the £10.1m centre which will provide high specification laboratory and workshop space for science and engineering businesses in Wolverhampton.The Science, Technology and Prototyping Centre is being built on land at the University of Wolverhampton Science Park.The project has been funded through a £4.8m grant from the Growth Deal to the Black Country Local Enterprise Partnership, with the remaining £5.3m coming from the University of Wolverhampton.

The View named Newcastle’s Best New Building Developer Downing has been recognised at the Newcastle Lord Mayor’s Design Awards for its student accommodation development,The View, which was voted Best New Building.The awards are given to outstanding projects in the fields of architecture, planning, environmental, urban and landscape design.The building was also awarded a People’s Choice award for its innovative design. The 18-storey development was designed by architect Simpson Haugh and Partners.

Planning consent granted for Bath World Heritage Site

Meyer Homes has been granted planning consent by Bath and North East Somerset Council to redevelop the former Bath Press site.The £60m mixed-use scheme has been designed by ColladoCollins Architects and will bring a plot vacant since 2007 back to life.The 2.12 hectare scheme will create 244 one, two, three and four-bedroom homes as well as affordable housing, approximately 16,000ft2 of office space, 162 car parking spaces and 301 bike storage units.

Research undertaken by the Zero Carbon Hub in collaboration with the house building industry has demonstrated the existence of a significant ‘Performance Gap’ between the energy use of new homes at the design stage, compared to the as-built stage (pre-handover), writes Rob Pannell, Managing Director of the Zero Carbon Hub: “This project was specifically investigating the potential of the completed home to perform as designed rather than the impact that occupant lifestyle

can have on energy use. But how damaging could the impact be if constructed homes require more energy than predicted at design? What are the causes of this Performance Gap? And how can we help close the gap? “Initially, there was a misconception that this gap was simply caused by inaccuracies in energy modelling and poor construction practice on site. However our research has shown that whilst a gap can be influenced by both these factors there are a number of other key issues from building concept stage through detailed design, procurement, construction and testing that also affect the buildings performance. “In an effort to help industry close this Performance Gap and improve skills and knowledge

in low energy construction, we have produced a series of practical handbooks looking into the impact and importance of Thermal Bridging, Building Services and SAP when designing and building a new home. “Intended to be used by architects and building designers, building inspectors and SAP and energy assessors, these simple to use guides will help users identify the greatest areas of risk and most common issues, alongside practical advice on improvements.” The guides will launch on Day 1 of Ecobuild at the Zero Carbon Hub Stand (E7045) The Zero Carbon Hub will be located at stand number E7045 and more information on the Hub’s activities can be found at: www.zerocarbonhub.org

Infrastructure Revolution debate The ways in which affordable, resilient infrastructure that supports economic growth and addresses future challenges such as climate change and population growth can be delivered will be debated at the Infrastructure Revolution powered by ICE – a major new conference centre at Ecobuild 2016. ICE Director of Knowledge, Nathan Baker, said: “The Government has committed to £100bn investment over the next five years and a pipeline of projects. The opportunity is there, but it comes with a host of challenges.”

Groundbreaking solution to homes shortage Architect firm, Zedfactory, is set to unveil a groundbreaking solution to the housing shortage. The solution claims to require no land whilst offering zero energy bills and the ability to relocate the property in the future. Zedfactory Founder Bill Dunster OBE said: “We are refining the zero carbon agenda and making it economically viable today by our homes being capable of having net zero annual energy bills. This offers a tangible benefit to everyone affected by rising fuel prices.”

The building also uses water sustainably, utilising recycled rainwater to flush the toilets and water the building’s plants. In the summer, warm water is pumped to an aquifer underneath the structure where it is insulated and re-used to heat the building in the winter months.

Integrated technology Dutch-born architect Ron Bakker is a founding partner at London-based PLP Architecture, the team that conceived The Edge. Currently used by accountancy firm Deloitte as their Amsterdam office, in 2014 it was rated “Outstanding” by the environmental sustainability assessment agency BREEAM – the highest rating ever. He comments: “With The Edge, we tried to unite different aspects of the office environment by integrating technology with sustainability in a way that redefines the concept of the workplace. We looked at different strategies, like phasing and multi-purpose functionality, and also read up on studies about how we could balance sustainability with cost efficiency, which helped us discover that there were better ways to build the structure. Ron adds: “The Edge is a market office building and Deloitte occupy six or seven levels while the rest shared by a variety of other companies.” In 2014, the environmental

msterdam’s Zuidas area is rapidly emerging as one of Europe’s most significant business districts, with excellent connections to public transport and cycle-route networks and the new high-speed train station. Situated in this prime location is The Edge – a highly efficient office building conceived by London-based PLP Architecture, in close collaboration with Deloitte and project developer OVG. The 15-storey building is a completely connected, eco-friendly hub, where workers control everything from finding a parking space to meeting their colleague via an intelligent app. The work space is organised around a grand 15-storey atrium, a window animated by office activity, circulation bridges and lift cores. The base of the atrium is activated by a restaurant, a cafe, exhibition spaces and conference facilities. The atrium is the lung of the building, ventilating the office space. The shape of the building allows north light into 60% of the offices. East, west and south walls have smaller openings in a dense load-bearing structure; on the south, photovoltaic cells shade the openings. The building is powered by solar panels that produce more electricity than the project uses – in fact,The Edge uses 70% less electricity than a typical office building.

Refreshments on tap GROHE’s Blue and Red taps were the natural choices for this sustainable project. The Red tap keeps filtered kettle hot water ready for immediate use at all times, removing the need for a kettle and therefore saving energy and reducing water wastage. The Blue provides three types of filtered water – still, sparkling and semisparkling – straight from the tap, and is designed to save up to 86% of greenhouse gas emissions compared to bottled water. The public toilets are also equipped with GROHE’s sustainable Europlus E basin mixers which harness flowing water and turns it into electrical energy. Graham Wilby, Head of Projects GROHE UK, comments: “We are delighted that GROHE’s products feature in The Edge, as the project mirrors our sustainable ethos. GROHE is committed to the efficient and economical use of resources, and is continually looking for innovative ways to reduce water and energy consumption without compromising on product performance.”

However, we carried on, and researched how we could make it work. That said, Deloitte and OVG weren’t interested in point scoring. They wanted a sustainable building for the sake of sustainability, which is why the building was conceived like that even before we discussed accreditation. OVG and Deloitte set targets high, which made us realise our potential.” Due to their inherent eco-friendly properties, GROHE’s Blue and Red kitchen taps and Europlus E basin mixers were chosen to feature in The Edge. With GROHE’s commitment to sustainability, the brand – which is one of four nominees in “Germany’s most sustainable large

Cameron Close in the rural village of Freshwater, Isle of Wight, is a scheme of 28 affordable homes designed and built to the Passivhaus standard.

he 16 semi-detached houses and 12 sheltered apartments have been developed on a 1.5 acre site by Registered Provider Southern Housing Group, working with PCKO Architects, Passivhaus Designer Warm: Low Energy Building Practice, Contractor Stoneham Construction Ltd, Structural Engineer Conisbee and Employer’s Agent Calford Seaden. The £4.2m project’s key features are: All 28 homes have been built to Passivhaus standard – currently 4 are certified, the remaining certifications are imminent Homes are built using a solid thin-joint aircrete frame construction The scheme has provided learning opportunities in design and construction of Passivhaus. This was Stoneham’s first Passivhaus project, while this was one of two debut Passivhaus projects for PCKO The site had previously been occupied by a Southern sheltered housing scheme which was at the end of its life.The site is bordered by existing buildings to the east and by playing fields to the north and west, with the new homes being approached via a cul de sac. A

pedestrian route crosses the site. Stoneham was one of six contractors invited to participate in a two-stage tender process. Andrew Hulmes, Area Development Manager of Southern Housing Group, comments: “We did not set out initially with the intention of developing Passivhaus. But like others across the industry, the Group was considering how to respond to the zero carbon agenda and so we looked at a fabric first approach, because we wanted to get away from the use of micro-renewable technologies to meet the higher levels of the Code for Sustainable Homes. This wasn’t innovation for innovation’s sake – it was a means to an end.” He continues: “By the time we had decided to go down the Passivhaus route PCKO had already done the design. It was stepped and staggered and wasn’t suitable for Passivhaus.” Andrew Ogorzalek, Director of PCKO Architects adds: “We spoke to the Passivhaus consultant and between us we decided that there was no point taking forward the scheme we had – it was a courtyard design and so had extensive external walls and that is something that

needs to be limited for Passivhaus.” The houses are semi-detached rather than terraced, which would be the most efficient form for Passivhaus design. Andrew Ogorzalek adds: “They couldn’t be terraced because we needed to keep an open aspect into the field and the trees. We tried to make as much attached wall as possible to comply with the Passivhaus standard, and that resulted in the creation of quite deep units.” Homes are oriented to provide a feeling of security while maintaining privacy. Karl Parsons, Passivhaus Designer at Warm: Low Energy Building Practice comments: “The semi-detached house is not ideal for Passivhaus.The scheme has a very distinctive aesthetic and that drove us to push what could be achieved in terms of thermal performance, so that Passivhaus compliance could be achieved.We’ve created a Passivhaus compliant scheme but not lost sight of the architect’s vision for the site.” Houses are two- and three-storey units ranging from two to five bedrooms.The apartments are all one-bed self-contained units, with the living space incorporating a flexible folding partition to allow for the creation of a temporary guest bedroom for a carer or visitor.The varying sizes of the houses and the flexibility of their plan are designed to encourage a sustainable, cohesive community. Harris, who estimates that the Thin-Joint blockwork went into place 20% faster than traditional block work. The external solid walls are insulated with phenolic insulation boards and finished externally in white render, a fairly common aesthetic for Isle of Wight homes. Internally, the block walls have a parge coat, then a services void and finally a plasterboard lining. Karl explains: “This solution gives a speedy internal finish and is a robust way to integrate the services while maintaining airtightness.” Separating walls were formed of two 100mm leaves of thin jointed aircrete. Another innovative aspect was the use of retrofit joist hangers for the internal floors. This avoided the need to cut blocks or penetrate the walls. This removed any concerns with regards to air tightness performance and sound transfer. All units achieved below 0.6 air changes per hour at 50Pa (n50 tests).

Challenges of Passivhaus Speaking of the challenges, Andrew Hulmes comments: “We made sure the contractor was on board at the start of the process. A lot of housing associations have built to Passivhaus principles, but have not gone down the full route of Passivhaus certification for all homes – it has meant we have had to

Karl Parsons explains:“There is no need for Passivhaus certification for a type of blockwork per se – it is like timber, an element that is part of the structure. In some ways block is more straightforward to get airtight.” Andrew Ogorzalek concurs: “Thin-joint proved to be a very smart method of construction. It provided a clean, nice, fast build.” David Harris, Director of Stoneham Construction adds: “In our view, Passivhaus is made simpler when constructed from masonry, rather than timber frame. We worked very closely with H+H who were exceptionally helpful. At the time of project planning aircrete blocks were in short supply but H+H pulled out all the stops to ensure that our important project was supplied. We had not used Thin-Joint before but that did not pose any problems. Passivhaus is all about air tightness so if you can reduce the gap between blocks to 2mm instead of 10mm it makes life a lot easier.” Block laying began in January 2014. The blocks were laid by two gangs of four bricklayers, and Stoneham Construction had two hand saws on site, “to ensure the blocks were cut millimetre perfect” says David

take great care with processes and materials. “There are several elements of this project that we would happily and readily import to other developments irrespective of certification, primarily the specification of H+H’s Thin-Joint System and the mechanical ventilation and heat recovery system.” Andrew Ogorzalek says of the Passivhaus standard: “It is very stringent and can be quite marginal – avoidance of cold bridging and air tightness are so critical. We’ve taken this very seriously from the point of view of detailing and execution on site. We did a lot of drawings. The project was helped by having a great contractor.” Karl Parsons: “We had some quite technically challenging details to deal with, because of the semi-detached form and the particular aesthetic.We also had to look quite carefully at overheating.The external sliding shades are a nice feature, but it was a challenge to integrate them into the building.”

Financial outlay

Andrew Hulmes concludes: “We were aware that going down the Passivhaus route would cost more but saw benefits internally. The extra capital cost had the potential to be offset by lower running costs for tenants, which would benefit us in helping tenants to afford to pay their rents and keeping tenants happier and in their homes for longer, and that in turn would reduce voids for us. Isle of Wight Council played an important part in providing some grant aid to the scheme, as it was consistent with their ambitions.”

Driving best practice standards For 25 years BREEAM has challenged the construction industry to do better, driving improvements in standards in all areas which have led to regulatory change. Martin Townsend, Director of Sustainability, BRE Global looks at how the assessment methodology will be likely to affect and interlink with future standards and best practice initiatives.

REEAM is celebrating its 25th birthday this year and throughout its existence the standard has been at the leading edge of the debate driving innovation and change in the design, construction and operation of our buildings. It has evolved over time to reach beyond the building and into the wider built environment and look at the whole range of sustainabilityrelated and wellbeing impacts which developments have on users and the surroundings. Because the standard has always gathered and incorporated global best practice it has naturally influenced policy, regulation, standards and industry practices both in the UK and overseas, and many standards have been created as a direct result. Encouraging construction to think about how it can improve, whether it is resource efficiency, life cycle impacts, health and wellbeing or a host of other factors, has been followed in many cases by Building Regulations driving efficiency via a compliance route.

However, having influenced regulations and established new norms, BREEAM moves on to further push standards beyond the mandatory. This allows it to continue driving change – higher performance and quality outcomes – as it matures. In future this will enable emergent drivers like BIM to be factored in, without BREEAM becoming unwieldy. BREEAM also seeks to incorporate more as it matures and to relate better to industry processes such as Building Information Modelling (BIM) yet not become unwieldy. Many best practice and standards over the last 25 years can trace their formulation directly back to BREEAM. Examples include: Sustainable timber: BREEAM always encouraged designers and specifiers to demand sustainable timber, including an audit trail as proof. The earliest versions of the standard pre-dated FSC certification which has in turn influenced responsible sourcing of other materials. Domestic smoke alarms: The first

BREEAM New Homes (BR208) launched in 1991 contained a credit for mains operated smoke alarms and this became a Building Regulation requirement in the following update of Approved Document Part B. Water saving devices: By awarding credits for incorporation of water saving products and methodologies into projects, BREEAM has helped drive their widespread adoption. These include dual flush and low flush volume devices, rainwater harvesting, the Part G water calculator, and SuDS systems and approaches. Emissions from insulation and board products: The first BREEAM Offices and all versions of BREEAM itself raised awareness of formaldehyde content in board products and resins and influenced the switch from urea formaldehyde foam insulation to healthier materials. Domestic recycling: The first BREEAM New Homes (1991) included a credit for provision of space for bins to store recyclable materials. Cycling: BREEAM introduced credits for cycle storage facilities in the first update of BREEAM Offices (BR 234) 1993.

BREEAM in a BIM world Building Information Modelling and the processes that surround it can create reliable, consistent and transferable data through design and construction and into the operation of buildings and other assets. This digital model can then interact with other modelling – such as energy models allowing better predictions of performance and so greatly contribute to closing the now well recognised gap between design intentions and performance in use. BREEAM is approaching this in two ways; firstly to interact and collect data from the BIM which will both increase efficiency for the BREEAM process and make “doing BREEAM” fit more seamlessly into what has to be done anyway to create a building. Secondly, in using BIM data in this way and combining it with other models and algorithms BREEAM can contribute enormously to the data analysis required to help answer the question “where exactly does the performance fail?”

Harnessing data for standards

We face a dual question in the future, firstly how do we turn the data which is increasingly generated from buildings into best practice? We commission a lot of research to develop best practice in keeping BREEAM up to date and at the leading edge as well as harnessing best practice from across the world. As digital data derived from the BREEAM process begins to give us a much better idea of building performance, we are also in an environment of increasingly open data allowing us to truly address the challenge of better understanding how the industry is moving and making it more transparent, and so help us to understand what best practice looks like. As data begins to give us a much better idea of building performance, the challenge is to supplement that research with openly available data to better understand how the industry is moving and make it transparent to help it understand what best practice looks like. Raw data will never replace investigative research but it is the fuel for quantitative research. Both are necessary. We always want to be ahead of the curve so there will always be design and techniques which will need to be discovered. For example as lighting systems develop, they may produce more efficient light but there are nuanced issues which require detailed research to support decisions in standard-making.

Asbestos is an extreme example which shows the need for research, but hindsight is unfortunately less useful. The second major question for the future is that we are looking at an increasingly deregulated landscape in the UK for the construction industry. Can the industry effectively self-regulate and what is the role of BREEAM in supporting this? What is the ultimate goal, is it just about setting minimum standards, or is the industry going to arrive at a mature position where it can work in a more joined up, collaborative and cooperative way, sharing best practice to work as a whole to generate tough but achievable standards? This will mean funding necessary research and having transparency of data. The industry needs to work together to ensure that quality is balanced against quantity of delivery across the board, and the only way to ensure that is to work to robust standards. The trick to a successful standard is to not make it too expensive or complex such that it creates an unnecessary burden, and we know that we are always driving value by ensuring BREEAM works for the industry.We also have to continually look into the future to make sure that emerging best practice which isn’t apparent across the construction sector is included in the scheme. In this way we encourage people to think about not what they are required to be doing, but what they should be doing.

Some factors listed in early published versions of BREEAM could not be addressed at the time in the standard itself but stimulated specific BRE research, which led to them being included in later versions. Examples include embodied energy ratings of materials, from the Green Guide to Specification, weighting issues according to relative importance, and development of Life Cycle Assessment techniques.

Is drive for greater thermal efficiency leading to overheating in new homes? The drive for greater thermal efficiency in the building of new homes has led to a new problem according to a survey and report published by the Zero Carbon Hub – namely overheating in homes.

ob Pannell, Managing Director of the Zero Carbon Hub, and Mike Stevenson, Development Director for offsite fenestration specialists Sidey and Founding Partner of the Fabric First Academy, consider the implications. “It might seem like an odd subject” says Rob, “considering that for years architects, designers and specifiers have all been pushing as hard as they can to deliver the most thermally efficient homes. “But the reality is that there is an estimated 20% of homes currently overheating.The implications to homeowners of their buildings overheating are numerous,

it can have a negative effect on their physical well-being as well as there being negative consequences for the physical structure. “We are clearly now seeing homes with inside temperatures beyond those highlighted as comfortable in the government’s Housing Health and Safety Ratings System. It is perhaps an unforeseen consequence of the problems which architects and specifiers face when trying to include a suite of energy efficient products in their designs, without necessarily having recourse to the information as to what the impacts of using them together will be.”

“Like many other suppliers over the past few years we have constantly been tasked to provide ever more energy efficient products to the market,” agrees Mike. “In our role as a supplier over that time frame, and in our role as a supporter of the Fabric First Academy, which is designed to provide some of the much needed education to architects and specifiers, there is one thing that we have constantly championed, to be included from the outset as a part of the design team on major projects. “The issue of overheating in homes simply reinforces our belief that we need earlier involvement in the design process so that we can play a part in discussing the interface of materials and the effect of using certain products in combination with one another. “Particularly important is addressing the issue of airtightness and the impact of it on the performance of the building when using certain materials and products. “A big thing for us at the minute, when designing windows, is ventilation and the positive and necessary impact it has on the overall picture. Protection for the lifetime of a structure

The construction industry’s drive towards considering lifetime structural performance is having a noticeable impact on attitudes towards product selection and implementation. Toby Champion, Commercial Director at Newton Waterproofing Systems, considers the motivations behind this, and the part that waterproofing solutions have to play.

W

hilst the consideration of a structure’s lifetime performance has arguably always been an essential factor for any structure, it is only in recent years that it has developed into a critical focus.The benefits of modern software and technology has resulted in industry-wide campaigns to implement new processes, such as BIM, with the goal of unlocking “more efficient methods of designing, creating and maintaining” structures. The campaign is supported both inside the industry, as institutions observe “significant efficiencies and improved asset value”, and outside, as Government initiatives define “cross-Government principles for setting functional requirements based on whole-life value for money and centred on performance”. How does this relate to waterproofing? Frequently, either too little thought is given at too late a stage to the waterproofing, or it is not credited with providing any tangible value to the end user, being neither visible nor usable.The usual consequence of both scenarios is that waterproofing is either

completely excluded, or inappropriate solutions are implemented by inexpert installers in a last-ditch attempt to achieve a watertight structure on an unrealistic budget. This blasé approach can have dire ramifications, and in worst case scenarios, significant water ingress will occur and cause irreparable damage to internal environments. In these situations, even basic remedial work can incur significant costs, and when considering the potential damage in a fitted out area, consequential losses can be astronomical. In most cases, in order to affect a repair it will be necessary to: De-cant the occupiers Strip out damaged fixtures and fittings Successfully perform the repair All before completely replacing and reinstating the internal environment. When considering these costs in light of BIM’s aim to “enable intelligent decisions… on the whole-life performance of facilities”, the recommendation of the BS 8102:2009 waterproofing code of practice that:“A waterproofing specialist should be included as part of the design team so that an integrated waterproofing solution is created,” becomes incredibly pertinent. Whilst installing such a waterproofing solution at construction stage will usually add to the cost of basic construction, it is far better to install robust and comprehensive protection as part of a BIM-enabled, integrated and collaborative construction process with one eye on the lifetime performance of the structure, than it is to try and do so when the damage is already done. 8 www.newtonwaterproofing.co.uk

esigned by BMJ Architects for Greater Glasgow & Clyde NHS Trust, the eye-catching three storey building provides a 21st century office environment for clinical and administration staff, accommodating 1200 desks and 110 touchdown areas. Now operational as part of Scotland’s most significant new healthcare facility in years, the building is the realisation of the architect’s goal to provide a high quality, modern, working environment designed to strengthen working patterns and encourage more collaborative, integrated and crossfunctional activity amongst teams. Key to delivering this high quality environment was to optimise natural daylight within office spaces. CMS worked with the architect and main contractor BAM Construction to achieve this, creating toplit atriums which allow natural light to reach the deepest part of each floor. The ribbon windows design is key to maximising daylight too, with each elevation featuring windows manufactured by CMS using the Metal

Technology System 4-20 thermally broken aluminium system, finished in graphite grey (RAL 7024). These windows feature solar control glazing units, which utilise Saint-Gobain’s COOL-LITE SKN glass for balanced solar gain and thermal insulation, ultimately delivering a consistently comfortable working environment all year round. The intelligent glazing design and specification reflects the architect’s holistic design approach which was used ‘to integrate high efficiency, low energy mechanical and electrical building services within a high performance building envelope’. This includes integrating other low carbon and renewable energy technologies in the building, such as PV (photovoltaic) panels on the roof. The new office building sits alongside the hospital’s new £27m state-of-the-art Teaching & Learning Facility, a project which CMS was also instrumental in delivering. The intelligent glazing design and specification reflects the architect’s holistic design approach

Construction, it is a facility that provides an educational environment consistent with today’s world-leading healthcare ambitions. The new teaching facility has been developed jointly by NHS Greater Glasgow and Clyde and The University of Glasgow. It will provide a training facility for undergraduate doctors and postgraduate medical staff. The centre will also house a stratified medicine facility capable of undertaking whole genome DNA sequencing to identify optimal treatments for patients with chronic diseases including cancer, cardiovascular and inflammatory conditions. CMS was contracted to manufacture and install almost 400m2 of Metal Technology curtain walling incorporating System 5-200 doors, and 68 tilt and turn windows, as well as splayed feature pod round windows – all of which feature COOL-LITE SKN 154 glazing to deliver solar control with thermal insulation.

The view that “what contractors get up to is their business” is asking for trouble (HSG159)

Andrew Clarke, Associate at Gullands Solicitors, talks to Future Constructor & Architect about how much supervision clients and main contractors are expected to exercise over their subcontractors – and how to manage their risk.

A

s a client or a main contractor, would you expect to be liable for an accident to one of your contractor’s employees when they have disobeyed a clear instruction? That is what happened when historic firm Josiah Wedgwood employed contractors at their warehouse in Stoke.They worked on the roof installing barbed wire and replacing skylights.Wedgwoods then instructed them not to go on the roof again. However the contractors ignored this – a worker fell and was seriously injured. Wedgwoods must have wondered why they were to blame, having issued a clear instruction. However they had not truly integrated the contractors into their permit to work system. There should have been more supervision of the contractor’s activities given the high level of risk (contractors are normally unfamiliar with the client’s premises, safety rules and processes and therefore a greater risk to themselves and others). For this Wedgwoods were fined £60,000 and the contractor £20,000. The HSE guidance Use of Contractors – a Brief Guide (INDG368) and Managing Contractors, a guide for employers (HSG159 2nd edition 2011) discuss the appropriate level of checking by a client. In some cases the client should not need to involve himself at all, for example if the job was a new build office. In others the contractors may be working alongside the client’s employees and others, for example refurbishing an existing workplace.

In such cases a number of statutory duties towards contractors could apply such as: Section 3 HSWA 1974 Paragraph 11 Management H&SW Regulations 1999 Part 4 CDM Regulations 2015 Paragraph 3 COSHH 2002 Paragraph 3(3) Control of Asbestos Regulations 2012 Occupiers’ Liability Act 1957 Clients (and main contractors) should consider the six steps in INDG368 namely: Identify the job Select a suitable contractor – investigate experience, qualifications, memberships, arrangements for using sub contractors, previous accident/safety records. Inspect insurances, H&S policies, RAMS and training records Assess the risks – sometimes this should be a joint exercise Provide information instruction and training – contractors should be integrated into policies and procedures to the same level as the client’s employees Cooperate and coordinate Consult – ie ask your staff how the contractors work might affect their health & safety. Manage and supervise – a level of monitoring appropriate to the level of risk

HSG159 lists five slightly different steps Planning, Choosing a contractor, Contractors working on site, Keeping a check and Reviewing the work. Although originally designed for the chemical industry, HSG159 is the more detailed and interactive publication – containing a useful toolkit for assessing competence. Procedures for using contractors should be built round both sets of guidance. Clients should also build health and safety requirements into their procurement procedures. Contractors should expressly acknowledge rules such as permit to work procedures and all this (including the contractor’s responses to selection criteria) should be given contractual force. The right paperwork may help defend a claim or HSE investigation. Good selection and management of contractors may ultimately bring savings through greater efficiency. However most important of all is to avoid the nightmare scenario of a Wedgwood type accident. The answer to that is genuine engagement with contractors on health & safety. HSE guidance INDG368 and HSG159 provide a framework for achieving this. Anyone employing contractors in a risky setting should check their procedures measure up to the same standard.

Industrial urban luxury The 20,509m2 flagship Hilton London Bankside stands proudly in the heart of Bankside’s bustling and thriving tourist and arts district. Dexter Moren’s design for the £48m luxury hotel combines a deep understanding of the area’s past with an understated quality that speaks positively to the building’s future.

T

he 292 bedroom five star hotel, Hilton’s first in central London since 2006, adapts the traditional brand into an urban, design-led ethos that looks to the next generation of hotels. Combining quality and assurance with an appreciation of the uniqueness of the site and its industrial past, Dexter Moren has created two adjoining forms, one low and one tall, each with its own identity and linked by a volumetric glazed entrance and inner lightwells.The height and massing relate to its existing and proposed neighbours, echoing the urban character whilst creating a distinct visual reference at the junction of Farnham Place and Great Suffolk Street. The calmly layered facades of brick, metal and glass create a contemporary feeling,

reflecting the tonality and character of the surroundings.A lighter tone of brick is in keeping with the traditional local London stock, and a similarly lighter bronze coloured metal cladding, of a more engineered and robust nature, provides an instant sense of quality.

Tone and character The layers of materials create depth and variety whilst retaining a common material language for the two main building forms. The taller block adjoins a neighbouring residential development. Glazing forms the base layer, followed by pearlescent bronze aluminium topped with a prominent brickwork framework containing glass and bronze panels. The lower block similarly expresses a glass internal layer, which is

encased by a continuous limestone cloak. The two distinct forms are bound by a ribbon of glass that encircles the building at ground level, rearing up between the shapes to enclose and assert the hotel entrance on Great Suffolk Street, and again to express the dedicated Ballroom entrance on Bear Lane. The robust and high quality materials not only proclaim the luxury and distinction of the whole building, but also provide a practical and hard wearing envelope that will continue to look good over a long life span.

Beyond the envelope The project also focuses on improving the public realm within the area through the pedestrianisation of Prices Street, creating a new tree lined piazza. The proposed environmental improvements form part of the Bankside Urban Forest initiative to maximise the quality of public realm and open space in SE1, and introduce as much greening as possible. The developer of Hilton London Bankside has set aside funds from the project to

improve the landscaping of the public realm around the building, including the streetscape along Great Suffolk Street, Bear Lane and Prices Street. This includes the pedestrianisation of Prices Street and with new trees and planting, plus the installation of high quality yorkstone paving, cycle stands and a new lighting scheme.The scheme also provides disabled access to the rear of the neighbouring grade II* Kirkaldy Testing Museum.

Interiors The building’s brick, metal and glass facades are echoed throughout the interior spaces using a rich palette of exposed surfaces and layered materials, referencing the site’s industrial heritage. In the lobby, for example, the artwork is inspired by concrete reinforcement which adorns the wall behind reception, providing a minimalist backdrop. In the guest rooms, artwork makes a lighthearted reference to a cheeky urban fox, whose footprints were found in the screeds during construction. The Distillery Bar makes reference to the Stephenson &

The Design Trail The hotel’s entrance is located on the main route and Design Trail from Southwark Underground station to the Tate Modern. Since the opening of the Tate Modern art gallery and Southwark station on the Jubilee line, Union Street, Great Suffolk Street and Holland Street have linked together to form a key pedestrian route through this area of Southwark.This has been named the ‘Design Trail’ and delineated by orange lampposts. Dexter Moren’s Hilton London Bankside is the newest five star hotel in Southwark, responding to the tourism boom in the area over the last 10 years, thanks to the development of The Shard, Borough Market, London Bridge station, etc. Bankside is one of the oldest settlements in Britain, dating back over 6000 years to when the Romans built a bridge near the present day London Bridge.The surrounding area has been inhabited ever since. Flourishing in the ‘Liberty of the Clink’ (the jurisdiction of the Bishops of Winchester) and outside the jurisdiction of the City of London, the area became a focus for activities

not always welcomed in the City itself. Bankside became famous – or infamous – for its taverns, ‘stewhouses’ (brothels), animalbaiting pits (particularly bears) and, perhaps most disreputably, public theatres.The Rose, the Swan, the Globe and the Hope were the four Bankside playhouses of the Tudor

era, and some of the first ever in London. During the late 18th century, Bankside quickly developed into an industrial environment, with docks, warehouses and wharves. Following industrial decline after the Second World War it remained largely undiscovered, until its recent renaissance as one of London’s prime visitor destinations. At Bankside, individual attractions have been joined up, to make a single lively coherent destination, accessible from the City via the Millennium Bridge and forming a natural riverside extension to the east of the South Bank. The area is refreshingly pedestrian friendly and around every corner another cultural highlight reveals itself. In 2015 Bankside became a new Design District and the first south of the river for the London Design Festival.

Bringing facades to life The growing realisation that we need more plants in urban settings is helping to drive the market for living walls. So what are the latest options for architects and designers thinking of incorporating living walls? Paul Garlick, National Sales Manager at Mobilane UK explains.

ecent incidents of flooding have once again underlined the problem with bad land management and rampant urbanisation.Way back in 2007, after the Pitt Review, the Environment Agency estimated that around two-thirds of the floods in homes were caused by surface water runoff overloading drainage systems. Quite simply, our urban centres do not have enough green spaces and trees to help cope with our wet climate. Alongside the issue of flooding, air quality also presents a problem.While it is easy to think we are on top of urban air quality and pollution in the UK, it still presents a significant and growing risk. In May 2015, air quality in urban areas was raised as a key issue for Parliament;‘As understanding of pollutants has improved, the ongoing impact on public health, particularly in urban areas, has become increasingly apparent. DEFRA has estimated that particulate air pollution alone reduces life expectancy of people in the UK by six months on average, imposing an estimated cost of around £16 billion per year.’ Once again, a shortage of foliage is being felt in towns and cities as plants are one of the best defences against pollution and particulates. The solution to these growing problems must be to find ways to increase the amount

of plants in towns and cities. But with space at a premium, and urban sprawl continuing at an alarming pace, it makes sense to look at vertical walls as places where plants can be encouraged. After all, our towns and cities are rich in blank walls which are doing little other than holding buildings up. At the same time, building design is becoming more exciting with every year.The aesthetic has never been more important for both designers and the people who commission them. Hence the growth in the living wall market, which ticks some very important boxes.

Modern living wall Living walls are nothing new and indeed the concept is an ancient one.They have always been around in one guise or another. However, the modern living wall concept as we now understand it has had a troubled recent history. Early modern examples were plagued by technical problems, and it was often thought they were little more than an expensive extravagance. That was then, this is now. Today’s living walls are vastly improved and easy to install, providing long lasting, low maintenance solutions that look great and which deliver not only the promised environmental and wellbeing

interior and exterior of their homes. However, it remains the commercial world where the living wall market is seeing the strongest growth. Living walls are a highly visible statement in support of sustainability and corporate social responsibility. The Village Bakery in Wrexham is one such example. In 2015 installation was completed of a Mobilane LivePanel living wall on the company’s newly-built Innovation & Training Centre as part of a plan to make the family-owned local business more sustainable. The green wall ties in with the company’s partnership with North Wales Wildlife Trust to create a six-acre nature reserve on land purchased next to their bakery on

a Wrexham industrial estate. As Christien Jones, Projects Director at Village Bakery explains: “We feel it’s really important that we invest in the future of the planet, and our new building makes a real statement about our commitment to the environment. Obviously, we need jobs and development but there’s no reason at all why they can’t go hand in hand with the world of nature.You really can have the best of both worlds.”

Sustainability benefits Meanwhile, an interesting interior living wall installation at Pinkmans Bakery in Bristol illustrates how this idea of a sustainability statement can be applied on a much smaller scale indoors.The 2m2 LivePanel installation is recessed into a wall in the dining area and incorporates a pink neon ‘P’ nestling within the plants. As Adam Bristowe of the installer Just Plants explains:“We’re noticing a growing trend where new and younger architects are increasingly incorporating plants in their designs in interesting new ways and in projects where you traditionally would not expect to see them. Not only do plants make an interior environment look fantastic, but they add a strong contemporary feel and deliver a range of sustainability and wellbeing benefits. “Pinkmans Bakery is a very exciting project.The ethos is all about natural food and connecting with the environment, while the experience for shoppers and diners is interesting. It’s all about producing beautiful bread in a lovely environment, and the liberal inclusion of plants helps to make that experience a unique one.” There is very little, if anything, to discourage the installation of living walls in 2016.The modular systems are robust and easy to maintain and incredibly flexible from a design perspective.The only real question is; what exactly do you want? Because today most ideas can be easily achieved.

oth the demand and price for housing is continuing to increase, which is leading to a rise in the average age of the first-time buyer. People need to save for longer to be able to afford to enter the property market. As a result of having to make their budget stretch further, consumers are also now more likely to buy smaller homes and try to make the space work harder.

Changing demands and behaviours These circumstances are resulting in changing consumer demands and behaviours. As people buy homes later, it’s likely that they will be more demanding about their

Homes need to be created not just to withstand the general wear and tear of a living environment, but also to enable homeowners to change the layout in future years. One trend that is emerging is the growth in use of products that make it easy to modify interior design quickly and easily. According to a survey of 2000 UK adults, commissioned by British Gypsum, 63% of people cite a change in lifestyle as their number one reason for moving house. However, the increasing cost of homes means this is not always an option. Instead, there is a demand for construction materials that will be able to facilitate these changes.

n the heart of Vienna’s old town, a 100-year-old bank building was converted into a luxury hotel. Today, the Park Hyatt Vienna combines contemporary architecture with the ambiance expected from a heritage building. The conversion involved gutting the historical complex and redesigning it from scratch, with all conversion measures implemented in cooperation with the Austrian Federal Monuments Office and carried out by craftspeople in line with the original. In order to optimise room heights and functional areas, numerous ceilings and walls were removed and built back in at a different location, with the architects paying particular attention to protecting the historical components from damage. Converting the two-story basement – where the former bank safes were located – into a spa area with a large swimming pool proved a major challenge in terms of structural engineering. To gain more room height, the suspended ceiling was removed and new beams added. To do this, the entire building had to be painstakingly lifted using hydraulic jacks so as to not damage the heritage-protected seamless marble slabs in the former cashier hall located above, which

Walking on water An innovative and highly adaptable edge protection system from Combisafe has helped ensure safe passage for thousands of visitors using a floating walkway during a multimillion pound development at the NEC Conference Centre.

ontoonworks – one of the UK’s specialists in over-water working platforms and safe access systems – selected the COMBISAFE Steel Mesh Barrier (SMB) System after being appointed to construct a unique 250m

temporary floating walkway across the NEC’s Pendigo Lake. One of Pontoonworks’ larger floating systems – the walkway enabled visitors to easily and safely reach the NEC’s main entrance, bypassing the new Resorts World Birmingham construction site.

Innovative safe access The SMB system from Combisafe, which is part of Honeywell, has been developed to offer effective edge protection solutions for challenging construction environments. Rising resi The Building Regulations states that a nonsprinkler serviced residential building must have two means of escape on each floor, with a maximum single travel distance to an escape route of no greater than 7.5m. However, due to the sheer scale of modern residential developments, we are now seeing travel distances regularly pushing up towards the 30m mark, often with only one staircase in the building – clearly in breach of the Building Regulations. Up on the roof Historically the domain of building services plant, the roofs of large commercial and residential developments are now regularly being designed as (or converted into) roof terraces, bars and restaurants – many of which are open to members of the public to create a source of additional revenue. This poses a technical challenge when it comes to smoke control, as extractor fans serving the building would traditionally be located on the roof – often in a large, horizontal bank of units that carry smoke up and away

from evacuating occupants. These units are incredibly visually unappealing and do not sit well amidst a green, luscious roof garden or a sophisticated cocktail bar, so innovative design solutions are often needed. On the roof terrace of a large new build development in central London, for example, we have built an additional ventilation shaft running down the centre of the building which vertically houses the extractor fans. This has maintained the efficiency of the extraction system while removing the majority of heavy plant from the building’s roof. With refurbished buildings there is an additional issue to consider. The building fire systems and escape routes will have been designed based on the expected number of occupants; they will not account for a significant number of additional visitors at the top of the building, and cannot be easily extended as you could with a new build. In these cases you need to take a more holistic view of fire engineering, looking at the building’s built-in capability and investigating what can be done to bolster what you have. One solution could be to deploy fire marshals on the roof terrace during peak times to expedite an evacuation and improve resilience, without having to alter the building’s structure.

Striking the right balance As the complexity and size of developments continues to increase, finding the right fire safety solution – whether by implementing specific technologies or reworking a building’s design – will become an increasingly

challenging task. No matter how complex developments become though, we are finding that there is always a way to achieve this balance; pushing the boundaries of design and delivery without compromising safety.

It’s not just the scale of residential developments that’s having an impact; what buyers want in terms of the style and layout of an apartment is also changing how we approach fire safety. The vogue in new build residential is for a ‘Manhattan-style’ open-plan layout, often with the kitchen and dining area adjacent to the front door. However, under the British Standards fire specification it is recommended that kitchen appliances should be remote from an apartment’s entrance. We have carried extensive fire engineering studies into this issue on behalf of a world-renowned US architect who wants to use the Manhattan style for a high-end London apartment block. The studies looked at a range of different properties and took into account everything from heat radiation and smoke calculations through to where a resident is likely to be and what they would be doing at a given time in the day. The truth is that it is possible to safely locate kitchen units next to the main entrance to an apartment, however, there needs to be suitable detection and early warning systems to minimise residents’ response time in the event of a kitchen fire. While these systems come at a premium, their use negates the need to alter the design and layout of the apartment in order to meet safety regulations.

Work kicked-off in September 2015 to completely strip the roof, taking away the unusual double build-up and existing roof lights. A warm built-up roof was installed and covered with Decothane Delta 25.

Sika Liquid Plastics restores the past at York Theatre Royal As part of a ÂŁ4.1m redevelopment project, at the York Theatre Royal, Briggs Amasco Leeds and Sika Liquid Plastics delivered an outstanding roof refurbishment, requiring extremely complex detailing around 31 new roof lights.

tanding in the heart of the city for 270 years, the theatre is a patchwork of many periods. From Roman to Georgian and Victorian, fused with an awardwinning 1960s poured concrete design. Transforming the building to make it more sustainable, as well as protecting its heritage, was high on the agenda when The York Conservation Trust took ownership of the building. Despite the roof being only 100m2 in size, the area had an incredible 31 roof lights to replace and work around. With so many roof lights in such a small space, the detailing lent itself to a liquid product and Sika Liquid Plastics worked alongside Briggs Amasco and building surveyors, W R Dunn, to make sure the roofing solution would be in keeping with the buildings heritage, while offering a stunning new feature in the atrium roof. The complexity of this refurbishment became even more apparent with the results of the initial survey. It was revealed that an original GRP roof deck from 1967

was hidden under the asphalt. The original designs in the RIBA archive showed an intention for glass dome roof lights, which would have let light flood into the atrium below. However, the GRP deck must have failed, as it was quickly covered over by a timber roof deck and asphalt,

Thanks to the refurbishment, the original design intention could be realised, with new state-of-the-art Decolight Dome and Pyramid polycarbonate roof lights installed, making a massive difference to the light in the atrium below. Working to refurbish a roof on a building in the heart of York posed plenty of challenges. Owing to site conditions and proximity to the public, all deliveries had to be made to Briggs Amasco’s premises in Leeds and were then brought onto site. There were also many challenging details and interfaces that had to be overcome. Insulation had to be cut between the roof lights to be installed. The complex detailing was tricky but the liquid applied product made the job much easier. The teamwork between Briggs Amasco, Sika Liquid Plastics and WR Dunn ensured requirements for sustainability, heritage and aesthetics were met. onceived as a landmark in the tradition of wayside and pilgrimage chapels, the house provides a setting for specially commissioned works by Contemporary Artist, Grayson Perry, exploring the unique qualities of Essex through the life of a fictional character, Julie Cope. The exterior is clad in green and white ceramic tiles, cast from originals made by Perry, depicting Julie

as mother and icon, along with symbols associated with her life. Charles Holland, Director of FAT Architecture, said: “The house is a striking object in its setting, but one that also has formal resonance. A stone’s throw away from South Bank sits Bermondsey Village, located at the corner of Lamb Walk and Morocco Street. This mixed-use new build that provides luxury apartments with a communal garden area, required a clever roofing solution from Sika Sarnafil.

Work was completed to cover the main roof, balconies and podium, over a car park, using a full warm ballasted system with Sarnafil G410-18EL Light Grey as the main roof sheet and Sarnafil G410-15EL Light Grey and S327-15EL Light Grey for the flashings. The design of the communal gardens was intricate and detailed, especially around roof lights, the podium and upstands. Sikalastic Liquid Applied Membrane was used on some of the detailed areas and balconies, demonstrating the great compatibility between Sika’s various roofing products. All work was finished to an extremely high standard, as was the aesthetic requirement of the client, achieving a 20 year guarantee from Sika.

A pig in the cavity wall In Somerset it has always been known as a ‘pig’. A pig describes a deviance in level between inner and outer skins of a cavity wall. When the wall started going up it was nowhere in sight, and according to textbooks there is no reason why it should ever appear, but it does. Textbooks show three courses of brick equalling the height of one block. Thus the outer skin of brickwork levels with the inside skin of block work. The reality is different. They drift apart. At plate level it is not unusual to witness a buttered-up mortar bed or an additional remedying course of brick to introduce alignment. The illustration shows what can happen when one tries to use a preshaped cloak DPC that relies upon a textbook relationship between masonry skins.The course in which the DPC cloak is built-in can be either too high or too low compared with the adjacent skin. If one encounters this at a gable abutment, correct formation of a vertically and outwardly stepping arrangement is

virtually impossible to create, unless one considers cavitrays. Type X cavitrays banish pigs because they do not require building into both masonry skins. Cavitrays are selfsupporting. They adjust to suit the cavity width encountered, and come with the ready-shaped flashing already bonded on. Swish building products’ cladding scores at Blackpool FC More than 1000m2 of low-maintenance cladding from Swish Building Products has been installed at the home of the Seasiders, Blackpool Football Club. The cladding has been used to refurbish the club’s canopied walkway and entrance on Bloomfield Road. The Blackpool FC maintenance team specified a replacement ceiling which would not corrode in the salty air of the coastal town and could withstand the blustery seaside weather. The original

aluminium ceiling had deteriorated badly as a result of weathering, corrosion and wind damage. “We wanted a low-maintenance ceiling, one that didn’t need painting,” said

Graham Raby, Maintenance Manager at Blackpool FC. “PVC-U was the obvious choice; we can simply wash it down every now and again.” Having supported Graham and the team with refurbishment projects over the last three years, contractor Lowline Ceilings was given the task of developing a solution. After developing a prototype using 150mm wide boards, Lowline Ceilings confirmed the specification. Swish Building Products manufactured 8.5m long cladding boards, a bespoke length which formed the majority of the order. 7.5m lengths were also used where the product had to be fitted around features, in some areas this saw the cladding chevron in and around corners. Using 150mm widths secured at 400mm centres, Lowline Ceilings screwed the cladding onto a metal furring system rather than traditional timber battens. Under the supervision of Dave Osborne, Lowline Ceilings complied with Swish installation guidelines, and was able to pass on a full product guarantee.

University of Kent looks to Karndean to complete CARGO bar and bistro The University of Kent looked to a UK market leader in luxury vinyl flooring, Karndean Designflooring, to complete the look of its award-winning CARGO bar and bistro at Liberty Quays, Medway. All quiet on the harbour front 150 years ago, the countryside west of Sønderborg in Jutland, Denmark, was the scene of the Battle of Dybbøl. Today the town is peaceful and quiet as are some of the harbourfront buildings which benefit from their use of high-performance acoustic ceilings. Kontor C, for example, is a six-storey office designed by Schmidt Hammer Lassen Architects, which stands right on the water’s edge. The facades are clad with 2800m2 of bronzed aluminium cassettes, which project a special golden hue and distinguish it from its surroundings. It has won an award for the most architecturally beautiful new building in Sønderborg. The interior is tasteful and simple with an inner atrium which feels generous in size because of its high ceilings. Here, Troldtekt natural wood acoustic panels, with a fine structure, have been used on the ceilings and sides of the balconies throughout the building, ensuring a pleasant acoustic environment. Selectaglaze: helping projects achieve BREEAM ratings Wasted energy and the thermal efficiency of our buildings have become important topics. Our buildings account for more than 40% of all carbon emissions, and the need to create solutions to reduce our ‘footprints’ has become a major concern. Selectaglaze secondary glazing systems, using low emissivity glass, can reduce heat loss by more than half across the window and achieve a U-value of around 1.9. With sealed unit glazing this is further reduced,

and a figure as low as 1.3 can be achieved. When there is a requirement for airtightness, for example a draughty window in a listed property that cannot have its windows changed, secondary glazing can

provide significant improvements. Air permeability performance below 5m3/h. m3 is readily achieved with Selectaglaze sliding systems and below 1m3/h.m3 with Selectaglaze hinged systems. Secondary glazing is an independent window fitted to the room side of a building, and is a discreet and reversible adaptation, widely accepted by most heritage bodies. Rinnai is motoring aboard the Bedroam bus Rinnai has seen its products installed in numerous sites with unusual applications, but one project has pushed the boundaries of the unusual. The project is so unusual it caught the eye of Channel 4’s Amazing Spaces. ‘Bedroam’ is the brainchild of Ollie Kemp, a Farmer, motor racing competitor and enthusiast from Melbourne, Yorkshire. He wasn’t happy with the lack of onsite accommodation at events. The constructive result of this dissatisfaction is the Bedroam bus, complete with 18 Japanese-style pod bedrooms. The Bedroam has two fully-equipped bathrooms with showers, toilets and sinks. The sinks and showers are supplied with safe temperature controlled hot water from Rinnai Infinity LPG water heaters, complete with MC91 controller, via motion sensor-operated taps. Two Rinnai Infinity 17e external units are fitted to the back of the bus. “I first saw Rinnai units in operation at

an event where luxury mobile showers were powered by Rinnai units. I researched Rinnai online and spoke to my friend Andy, a registered Gas Safe Engineer, who then ordered and undertook the installation,” commented Ollie. Andy Dixon, who runs his own plumbing and heating service, explains: “The boilers had to go on the back of the bus, as Ollie was struggling to find enough space inside. Pressalit Care’s rigorous weight testing regime pushes to the limit A rigorous regime to test maximum weight capacity is applied by Pressalit Care to its range of accessible bathroom products to ensure they can withstand even the most extreme real life situations. Harrow School has IAAF-standard running track The rebuilt athletics facilities at Harrow School included an IAAF-standard running track, facilities for long jump and all the main athletics events, plus a water jump for the steeplechase and an area for the pole vault event – a rare feature in UK school athletics facilities.

Hauraton SPORTFIX components installed at the Harrow School sports complex include: drainage channels around the edge of the running track, sand traps and soft kerb edging around the long jump pit and a water jump kit on the steeplechase track. At any time in the UK rain can stop play, and on tennis hard courts the build-up of water can take some time to run away if attention has not been paid to the surface water drainage requirement. Mapei announces 2016 ceramic, resilient and EWI training dates Mapei is pleased to announce its 2016 ceramic, resilient and EWI training course dates, which are available to view on its website. All courses are free of charge and will be held in the newly refurbished Mapei Training Centre facility in Halesowen, in the West Midlands.

he training courses will take place between 9am and 4pm, with a complementary buffet lunch and refreshments. Each particular course is designed to incorporate both theory and practical sessions and is delivered by Mapei training managers. At the end of each course all attendees will receive a Mapei certificate of attendance combined with a Mapei goody bag. All courses are aimed at installers, distributors, contractors, specifiers and designers. British Standard requirements will be explained within each field for those specialists attending certain courses. Each course will include an introduction to the Mapei group, a factory tour and a full explanation of the product ranges, coupled with practical demonstrations across a variety of topics, tailored to fit the training session. In addition to the general dates, Mapei will offer product knowledge training and assessment towards the TTA Tile Retail Apprenticeship Scheme. Stepping out with steel – reimage of 140 Fenchurch Street

However, Bogle Architects did just that with its reinvention of the entrance to 140 Fenchurch Street, thanks to the workmanship of Marzorati Ronchetti – a leading Italian manufacturer of specialist metalwork.
