arch marks the month of Britain’s expected divorce from the European Union. 29th March 2019 is a date clearly marked in many diaries, and a moment the entire nation has been waiting for, in the hope of the elimination of uncertainty from across the country. On the run-up to the predicted departure, much scepticism lingers in the air within the industry. FC&A will be welcoming professionals from within the industry to submit their commentary and advice to architects and specifiers of building materials post-Brexit. If you’re interested in commenting on the impact of Brexit over the following months, please do not hesitate to get in touch. Moving on to this month’s content, FC&A moves away from Britain and over to the Netherlands.The 90m-high Pontsteiger building, also dubbed the Golden Gate of Amsterdam, is a truly awe-inspiring project. Positioned at the end of a 200m-long dam, the large building consists of a U-shaped, six-storey base structure elevated by 7m, enveloping a waterside plaza. In Brief SWA celebrates 25th anniversary

This year, Sarah Wigglesworth Architects (SWA) celebrates its 25th anniversary with a series of curated events entitled SWA25. Taking place throughout the year, they showcase its progressive work to date, and its plans looking ahead. SWA is a pioneering and award-winning architectural practice that specialises in designing for sustainable communities and has been exploring what it means to make an environmentally conscious architecture since its inception in 1994.The events of SWA25 take stock of and celebrate past projects, reflecting on what has been achieved and learned, debate current issues facing the built environment as they impact on architects, and explore the future direction of the practice. The SWA25 events include an artist residency, an exhibition and a roundtable discussion on education. To tie in with the London Festival of Architecture in June, SWA will also host a charity cycle tour around a number of its projects from East London to Kingston and will be hosting an open studio in place of its regular building tours.

AIRC Architects appointed to boost Cranfield University campus

The architectural practice behind the multi-award-winning Aerospace Integrated Research Centre (AIRC) at Cranfield University has designed four new buildings on the Bedfordshire campus. CPMG Architects is delivering a new Agri-Informatics facility, Water Sciences Building, an extension to the existing Pilot hall, and a new fire station to enhance research and learning facilities for staff, students and visitors as part of a 25-year masterplan. A ground-breaking Agri-Informatics facility will create a new home for the university’s National Soil Inventory. The £2.2m development will consolidate data and resources – including samples and maps from around the world – into a leading centre for soil science and data analysis.

BRE announces winners of the BREEAM Awards 2019 BRE has announced the winners of its BREEAM Awards 2019 at a gala event held at the London Hilton Bankside Hotel. An annual fixture for built environment professionals, the awards recognise excellence in the sustainable building arena. This year’s gala event was hosted by one of the BBC’s leading Correspondents, David Shukman. The winners include the most innovatively sustainable

BREEAM-rated buildings of the previous 12 months from the UK and countries as far afield and diverse as Cuba, Romania, Norway and for the first ever year, China.The awards also recognise the high achievements of BREEAM assessors and socially responsible investment

through a continuing partnership with GRESB which is now in its second year. The BREEAM awards cover a variety of sectors including residential, retail, industrial, education and healthcare as well as project types such as new build, refurbishment and in-use.

SGP consolidates BIM capabilities

Stephen George + Partners LLP (SGP) has reinforced its commitment to BIM best practice by promoting James Blood to the post of BIM Manager. James joined SGP in 2018 as BIM CoOrdinator, bringing over 20 years’ experience in architecture and BIM, including establishing business strategies, and structuring, defining and implementing architectural service provision with open BIM standards, methodologies, technologies and processes at the core. James has acted as model and information manager on live collaborative BIM projects and fulfilled both these roles on the Dudley Advance2 FE College facility, the first IPI project in the UK.

The Royal Institute of British Architects (RIBA) responded to the Committee on Climate Change (CCC)’s report: ‘UK housing: Fit for the future?’. RIBA Chief Executive, Alan Vallance, said: “This report underscores the urgent need for Government action to address the energy performance of the UK’s building stock. We desperately need a new approach that includes a comprehensive plan for improving the energy efficiency of our homes and offices. A number of themes highlighted by the CCC will be familiar to anyone with experience of the construction sector: low standards, a lack of enforcement of Building Regulations and a culture of cost-cutting that leaves others to pick up the bill later down the line. While culture change can deliver some improvements, ultimately we need Government to make significant changes. From recommitting to a zero-carbon standard for new homes, to mandating the use of postoccupancy evaluation in all public contracts – the Government has a number of opportunities to show the leadership that has so far been lacking.”

BSRIA comments on Government’s Clean Air Strategy

BSRIA has responded to the Government’s Clean Air Strategy, in which wood burning stoves and open fires face new restrictions in a “world-leading” plan to combat air pollution in England. The Government pledges to set a “bold, new goal” to reduce particulates across “much of the country” by 2030. Allan Wilson, Test Engineer at BSRIA, said: “BSRIA and its members are working hard and fast to reduce emissions in wood-burning stoves. Indeed, in recent years, BSRIA has provided consultancy and testing services to assist new members and industry products meet future requirements. Much improved appliances are already being produced that meet the high standards coming in 2022. The strategy makes a good start and heads in the right direction. BSRIA calls on Government to reach deeper into the causes of pollution and continues to press forward in making real reductions to encourage sustainable clean combustion.”

ne of Europe’s fastest growing cities, Oslo’s population has increased to more than a million people living within its urban area defined by forests and mountains to the north, east and west, and by the Oslofjord to the south. Accommodating this growth without impacting the protected natural habitats that surround the city, the redevelopment of Olso’s decommissioned airport on the Fornebu peninsula will create a community of 6000 new homes together with civic, cultural and corporate developments providing up to 25,000 new jobs.

The new 8km Fornebubanen metro line will run in a sub-surface tunnel connecting Majorstuen interchange station in Oslo’s city centre to Fornebu Senter on the peninsula. The Fornebubanen line will include six new stations: Skøyen, Vækerø, Lysaker, Fornebuporten, Flytårnet and Fornebu Senter from where the journey to Majorstuen in the city will take approximately 12 minutes. The entrances at either end of the new Fornbuporten station define two distinct civic spaces at street level. To the south, a layered, orthogonal pavilion and public piazza extend the Cartesian geometries of its surrounding urban fabric. To the north, an oval canopy sits within the natural landscape of the community park in which it is located. These contrasting geometries continue below ground to merge along the length of the station’s platforms. Both entrance pavilions reflect the full spectrum of scattered light that varies with the ever-changing Oslo sky. Atmospheric lighting throughout the station fluctuates in tune with the time of day to enhance passengers’ wellbeing.

Fornebubanen metro line, Oslo

Inspired by Norway’s mountainous landscapes and fjords that have been eroded over millennia, the Fornebu Senter station’s design carves canyons and spaces for the flow of people. Echoing this concept of reimagined glacial landscapes, public plazas at street level transform fluidly into entrances at either end of the station, becoming meeting places for their new community with a distinct architectural identity. Gianluca Racana, Director of Zaha Hadid Architects, said: “It is an honour to be selected by the jury to build two stations in this design competition with many talented architectural practices.The Fornebubanen will be a vital new transport link for the city.” Geir Haaversen, General Manager and founder of A_Lab, said: “People have been waiting for the Fornebubanen for a long time. The design of these stations will be crucial for the development of their locations.” The competition jury assessed anonymous proposals from 14 different teams, stating the design of Fornebu Senter station demonstrated a vibrancy and enthusiasm for designing civic space.The jury also cited the Fornbuporten station proposal as expressing an innovative way of working with light. Ludovico Lombardi and Daniel Fiser, Zaha Hadid Architects’ Project Directors, said: “We look forward to collaborating with A_Lab on this important project.Together we aim to deliver the most accessible stations that will also enhance the public realm.” One of Oslo’s largest infrastructure projects, construction of the Fornebubanen is planned to begin in 2020 with completion of the new metro line scheduled for 2025.

January 31st 2018 saw the introduction of BS 8612: Dry-fixed Ridge, Hip and Verge Systems for Slating and Tiling, which frames minimum performance requirements for dryfix roofing components: establishing that they are both fit for purpose and are delivered with sufficient information to ensure correct installation. One year on, Dr Kevin Ley, Head of Technical Services & Residential Technical Standards, BMI UK & Ireland; briefly reprises the detail of this important standard. The publication of BS 8612 was a response to an increasing number of dry-fix systems failures, particularly dry verge.The introduction of BS 5534: 2014 led to an increase in the move from

traditional pitched roof wetfix to dry-fix systems for ridge, hip and verges; with many benefits to both the finished roof and quicker installation time for the contractor. Yet, the lack of standardised product performance allowed products of poor quality to enter the market which, coupled with the supply in many cases of inadequate installation instructions, has led to roofs with problems. Problem examples have included ridge and/or hip tiles blown off by the wind; dry verges hanging from roof edges, or unsightly black staining down gable-end walls due to verges not shedding rainwater properly.

The publication of BS 8612 was, therefore, an essential and welcome landmark for the industry. Not only does it ensure that dry-fix design and installation standards are raised; but also that developers, contractors and building owners get the product quality and performance they deserve. The rollout of this important standard continues, with the NHBC recently making it a requirement for compliance with their influential technical standards from 1st January 2019. Going forward, BS 8612 is likely to be the first of many such dry-fix roofing product standards since there are other dry-fix components on the roof currently not covered by British Standards.

There’s something in the air BS 5534:2014 for slating and tiling now recognises that air permeable underlays can take the place of ventilation in a cold roof, if that underlay meets minimum performance standards. Nick King, part of the training team at Klober, explains. The update to the standard published last February, now states minimum air permeability figures included for underlays, allowing them to be used without any other ventilation in a cold roof. This is potentially good news: pick the right underlay, and there’s no need to spend time and money on additional ventilation at the ridge. Breathable underlays had been historically

problematic, with new homes being found to have roof space condensation. The problem was understanding the definition of ‘breathable’ – just because an underlay was permeable to water vapour; it doesn’t mean it is air permeable too. In 2011, the NHBC added a clause that said that high-level roof void ventilation equivalent to a 5mm continuous slot at or near the ridge should be used when installing vapour permeable underlays. In 2012 they went further, saying underlay certified as ‘both vapour and air open’ could be used without ventilation, providing manufacturers could prove it enabled ventilation levels equivalent to the 5mm gap.

2018’s amendment to BS 5534 set down a specific value for air permeability: a low resistance to water vapour underlay must have a water vapour resistance not more than 0.25 MNs/g, combined with an air permeability of not less than 20m3/m2h at 50 Pa. Happily, Klober’s Permo air meets this definition. It has a water vapour resistance of 0.045MNs/g, and when it comes to air resistance, tests at the BRE delivered results of 63m3/m2 hr at 50 pascals. All in all, the choice of a vapour and air permeable underlay will often be the right choice for the specifier. As well as time and materials saved, it means a house can be watertight sooner, with all the benefits to a project this brings.

Upholding the role of whistleblowers The BBA is a well-known and respected certification body which, through its testing, inspection and approvals activity, has been supporting innovation in the construction products industry for more than 50 years.

W

here anyone has concern about a BBA-certificated product or system, there is evidence that people will make a complaint or provide information in confidence that enables the BBA to inquire and act to address problems. But, as Brian Moore, the BBA’s Deputy CEO, noted: “We are approached by people who want to raise wider concerns about malpractice that do not relate to the BBA. We often can’t deal with their concerns but don’t think this is a satisfactory situation.” Legal arrangements for the protection of whistleblowers are tied to employment rights and legislation which provide for a large number of ‘prescribed’ bodies to whom a person can make a complaint, depending on the subject matter. But as Mr Moore commented:“We were surprised at how

complex the law is where protection for the whistleblower only kicks-in if a disclosure is made to the right ‘prescribed’ entity. Problems can arise in cases where an allegation relates to a product manufactured in one location, assembled in another, distributed from another and perhaps installed nationally or internationally.The headquarters of the organisation – where key evidence and information may be found – could be located outside the UK.A bewildering array of ‘prescribed’ bodies could be involved, many of which are resource-strapped and may themselves lack the ‘reach’ to address the whole problem. It takes a huge commitment from a whistleblower to take this road, and I fear that many are put off by the complexities and difficulties of the process.” Yet the role of whistleblowers in keeping an industry malpractice-free is invaluable,

and the BBA is raising the profile of whistleblowers to ensure that their value is appreciated. “Of course, not every allegation from every whistleblower is well-founded, so keeping an open mind is essential,” added Mr Moore. “But where malpractice is happening, there is seldom anyone better placed to identify it than a concerned employee.This is why it is in everyone’s interests to have a clear, simple and well-coordinated approach to managing whistleblowers’ information.” Favourite amongst the BBA’s proposals is establishing a ‘co-ordinating mechanism’ to help certification bodies like the BBA and the existing arrangement of prescribed bodies to work better together. As Mr Moore pointed out: “There are a large number of well-regulated certification bodies in the construction products sector which work hard to ensure that client companies uphold the ‘rules’ but there is nothing to stop a company which behaves improperly and is sanctioned by one body immediately moving to another. Where this happens, the cohesion of the industry is undermined and confidence damaged. The industry would be stronger if there was a mechanism to share relevant information and to be the point of contact within and between the industry and prescribed bodies like the police, trading standards and Ofgem. What is lacking is good comms, support, advice and coordination.”

Torch safe, not sorry While flat roofs are a superb roof covering solution, failing to factor in fire risks during hot works at the design stage can have catastrophic consequences. Daniel Tucker, Systems Product Manager at BMI UK & Ireland, discusses the NFRC’s Safe2Torch campaign and associated manufacturer support.

R

oof fires caused by gas torches, no matter how minor, pose a threat to the user, product, property and, in extreme circumstances, to life and will potentially impact the long-term future of torch-on as an accepted method of roof covering. Under the Construction (Design and Management) Regulations 2015 (CDM 2015), specification writers have a statutory responsibility to manage any risks they may create through their designs. One element of this is the risk of fire during construction, and it is essential to make sure all fire risks are identified at the survey stage and factored in to the specification before it is written. This means that anyone writing a flat roof specification which involves hot works needs to assess the hazards associated with the works and design out, or greatly reduce, the risks of fire. Hot works refers to a process that includes a source of ignition and has the potential to create a significant fire safety risk. Common hot works include cutting, grinding, welding, torch-on roofing, bitumen boiler work and drying substrates with a torch before application of roof

system – all of which can form part of flat roof installation. Where a combustible material is present, or the risk of fire occurs, or the risk is not known; an alternative, torch-free solution should be specified from the outset – although this can just be local to the risk area. This means that while torch-on membranes are safe, the specification needs to reflect areas where risk could exist. To this end, the National Federation of Roofing Contractors (NFRC) launched Safe2Torch in November 2017. Safe2Torch, developed in partnership with contractor and manufacturer members of the NFRC, quite simply seeks to reduce the risk of roof fires when using gas torches. The campaign is designed to support specification writers in complying with CDM 2015 and ties in with the HSE-led Helping Great Britain Work Well strategy, which promotes a safer and healthier working environment. In the 15 months since its launch, great strides have been made across the sector to ensure awareness and implementation of the Safe2Torch guidelines and processes; with the NFRC and its supporters still working hard to see it become the

default design approach in all flat roofing applications involving hot works. As an example of these efforts, manufacturers must – in addition to being an NFRC supplier member – follow Safe2Torch guidance and checklist when writing specifications; and have the range of materials to satisfy the specification. Under Safe2Torch, specification writers must always undertake a site inspection prior to works to ensure that any fire risks have been identified and whether alternative products other than torch-on are suitable. The specification, and any Safe2Torch roof plan – which highlights the areas where it is not Safe2Torch – must always be available in the tender package and on the roof. It is also recommended to mark areas that are not Safe2Torch on the actual roof prior to the commencement of work. Many of the design considerations and steps that would be taken to eliminate fire risk – such as recognising that timber decks can burn; that open perpends can track flame into cavities or that flame proximity to combustible materials, such as timber cladding, is hazardous – might seem like common sense.Yet, these can still be overlooked in practice, and the criteria for safe practice couldn’t be easier and more accessible thanks to the detailed guidance and comprehensive checklist published by the NFRC. Campaign registration is set to become mandatory for all CompetentRoofer and NFRC members involved with flat roofing; and this should prove a great incentive for designers and specifiers to write membership and/or scheme registration into their requirements.

protection layer, shielding the roof from both spread of flame and fire penetration. When designing flat roofing, observation of Safe2Torch requirements and utilisation of proprietary design and specification services – and systems such as BMI Icopal TorchSafe – will help meet the statutory responsibility to manage risks created through those designs under the CDM 2015; not to mention greatly reduce roof fires and the high costs – personal and financial – that can ensue.

For their part, Safe2Torch contractors must follow scheme guidance and a checklist when writing specifications; follow Safe2Torch guidance when using a gas torch either for drying out and/or installation work; carry out work using flame-free solutions when appropriate and carry out robust fire checks after hot works have finished. One requirement placed on the specifier by Safe2Torch is the identification of ‘exclusion zones’ which separate combustion risk and Safe2Torch zones, and then specifying a suitable means of detailing using cold or ‘cool work’ materials and installation techniques. These exclusion zones could be, for instance, where pitched roofs and flat roofs meet at eaves, or junctions with plain tile cladding; or around windowsills and roof lantern details. An example of ‘cool work’ materials would be thermically activated flat roof systems – such as those from the BMI Icopal TorchSafe range – which combine the use of thermically activated products, hot air welding and specially formulated primers. The development of such Safe2Torchcompliant solutions, like thermically activated systems, reveal the importance of manufacturers in helping frame Safe2Torch. This involvement was imperative as, however laudable the scheme, it would be impossible to implement practically without contractors having access to materials and product ranges suitable to satisfy Safe2Torch specifications; or design and technical support services. The development of thermically activated bitumen has been a significant development in membrane technology, allowing combustible and sensitive substrates and details to be covered ‘cold’ and keeping all surfaces free from fire risk during application.These innovative membranes are manufactured from

The Pontsteiger building rises up to a height of 90m above the waters of the Houthaven port, making it one of the tallest structures in Amsterdam. To ensure a waterproof, air-tight building envelope, CARLISLE CM Europe EPDM products were used for waterproofing facade and walkways.

The XXL residential building is prominently positioned in the new district: at the end of a 200m-long dam in the heart of the Houthaven, the point where three ferry lines connect the districts of Amsterdam via the waters of the River IJ.Appropriately, the Dutch word ‘pontsteiger’ means ‘ferry terminal’ in English. The large building consists of a U-shaped, six-storey base structure elevated by 7m, enveloping a waterside plaza. Underneath this base structure are four glazed pavilions housing the entry lobbies for the flats, as well as mostly public spaces like restaurants, bars and cafes.At the open end of the block structure, the view of the water is framed by two 60m-tall towers connected by a 48m-wide bridge structure, which forms the head of the 90m-tall building. any councils and developers are becoming increasingly aware of the potential offered by centrally located, former industrial and commercial spaces, which are then mostly converted into office and residential districts in the course of large-scale urban development projects.Well-known examples in Germany include the HafenCity in Hamburg and the Überseestadt in Bremen. On Amsterdam’s western waterfront, what was once a lumber port is undergoing a similar transformation from an industrial location into a popular waterside residential district.Where timber was once loaded onto freight liners, a vibrant green urban district is now part of the landscape.Around 2500 flats, 70 berths for houseboats, plus schools, restaurants and cafes will be built by 2020.Another visible landmark in this new district and an eyecatcher in Amsterdam’s skyline is the 90m-tall

the light and time of day. “Depending on the sun’s position, the facade has a different green to golden shimmer,” explains Arnoud Gelauff. It is this golden glow that earned the gate-shaped building its nickname, Golden Gate. A multitude of windows and the walkways’ glass fronts are arranged across the large sandwich elements.To meet the energy requirements, the facade-side concrete elements aren’t just fitted with internal thermal insulation layers; the joints between the elements and the ones connecting to the integrated window areas had to be designed to be airtight and windproof. The window frames were framed with HERTALAN EPDM strips during prefabrication for this very purpose. facade elements and the walkways. Only the construction joints between the large concrete elements had to be closed on site to make the facade structure airtight and windproof. The walkway floor consists of a concrete structure floor, a bitumen vapour barrier, rigid foam insulation, looselaid EPDM sheet, tile backers and tiles. To ensure maximum attention to detail, all walkways were only measured after installation, so the sheets could be cut to size and applied on site. “The EPDM is folded over and rolled back on the edges and rising structural components. Afterwards, the EPDM strips from the elements are placed on the sheets and bonded. This makes the junction between the facade and balcony floor waterproof and airtight – guaranteed,” explains Dennis Aldridge, Key Account Manager for Facade & Technical Rubber Products at CARLISLE CM Europe. To conclude, this large-scale project once again showcases the versatility and flexibility of EPDM membranes on facades and walkways. Made-to-measure sheets have made installation fast and efficient across flat roofs, facades and the landscape.

Each of the 47.5m-long and 9.5m-tall steel trusses weighs between 56 and 78 tonnes.Two special 500-tonne cranes were used to hoist the girders into place. “The unusual shape was developed with the future inhabitants’ preferences in mind. The demand for living space is greatest either at the top or bottom of the high-rise buildings. The Pontsteiger design concept simply minimises the space in between,” explain the architects, describing their design idea. The Pontsteiger contains a total of 318 flats between 65 and 410m2 in size. The top eight storeys contain 66 luxurious owner-occupied flats; the two towers and the base contain 252 rental flats. Each of the 318 Pontsteiger flats has a walkway. The Pontsteiger building’s facade structure consists of multi-layered concrete elements with matching walkway surfaces. The large-scale sandwich elements were all prefabricated and then installed on site. There is a marble white concrete grid with a playful pattern encased in the outsides of the facade, complemented by the bricks hand-glazed in green and bronze shades. The interplay of colours is reminiscent of a chameleon, as it creates a facade that has different shades and hues depending on

e can all appreciate that there are specific issues within the fire door industry, such as correct installation and maintenance, and door hardware has its part to play in minimising the risks caused by fire. It is vital that the best option is specified, installed appropriately and proactively maintained. Robust specification, as the first step in this process, is critical. It is easy to be seduced by sleek lines and satin finishes when selecting hardware but with increased pressure to deliver fit-forpurpose hardware, architects and specifiers must also consider other, more practical

factors e.g. third-party-certified performance in line with the latest Government legislation, stock availability (Brexit and beyond), technical support from the supplier, access to spare parts and extra keys, and security.

With continued uncertainty surrounding Brexit (at the time of writing), the supply of stock, and consistency of products are high on the agenda for buyers and procurement managers.This is particularly relevant to those specifying products for large housing developers and social landlords, where volume is required.

The changing face of surveying

Among many causes of delayed construction projects, geological elements undetected by the ground survey remain one of the greatest impacts. This cannot only affect the project through time delays but can also be one of the primary reasons that leads projects to go over budget. With new photographic and geographic information systems integrated into affordable drones and unmanned-aerial-vehicle (UAV) technology, surveying accuracy and speed has been drastically improved. Typically, drone data is captured onto a memory card, which is then transferred to a facility to be manipulated by software into usable information. However, high-quality internet connection on site means drone data can be patched directly to Amazon Web Services data storage and application hosting servers (AWS), significantly reducing report generation time.

Unlocking construction’s digital future – a work in progress

ith the industry facing a paradigm shift in the design and delivery of new projects, organisations that have chosen to invest early in digital technology are leading the way competitively, already realising the value of their investment early on. Examples of this range from surveying, design modelling, mobility, collaboration, Internet of Things (IoT) and more which we explore in more detail below. Although the benefits of digital technology use in construction are becoming clearer, many construction sites are unable to realise these benefits straight away due to shortcomings in infrastructure that directly enables and supports the digital equipment, applications and traffic flows between users, sites and third-party systems deployed off-site. How can adjudicators ensure they remain competent to adjudicate?

As an Adjudicator Nominating Body (ANB), RICS has a duty to ensure its panel of adjudicators can handle reallife practical problems, such as managing the timetable and challenging parties and dealing with allegations about conflicts of interest. In recent years, the latter problem area has been a particularly topical subject. It is evident that some practising adjudicators – some of which are immensely experienced and high-ranking – have not been undertaking adequate levels of CPD to ensure they remain up to speed on law and practice. Part of the problem for experienced adjudicators is that, to date, there has been a distinct dearth of genuinely high-quality CPDs available to them. CPD events which focus on adjudication have been few and far between. Much of the good training that is on offer appears to be aimed at those who aspire to become adjudicators,

and who would like to get on to the panels of leading ANBs. RICS has recently introduced an adjudicator CPD and assessment regime which both tests the ability of adjudicators to discharge the role to a high standard and helps them to remain constantly upto-date on law and practice. The RICS Adjudication Competency Programme is a rolling package of practical workshops and desktop assessments. The objective is to engage adjudicators in real-life scenarios and provide a practical learning and development environment

and formal CPD. A key aim of the programme is to help adjudicators identify specific areas where they want/need to improve their knowledge and skills and address those areas immediately. 8 www.rics.org/adjcompetencies

Rinnai with LPG is low NOx, sustainable and perfect for off-grid Rinnai condensing hot water heater units using LPG deliver lower carbon emission figures, greater energy efficiencies and are more economic to run than other sources such as oil or electric – making them the first choice for off-grid installations and sites. For specifiers and installers, helping an off-grid user select a low-NOx energyefficient water heater is critical – and a condensing continuous flow water heater

using LPG is one of the most efficient and environmentally-friendly options available. By choosing a continuous flow water heater instead of a standard electric water heater,

an end-user can reduce energy costs by up to 50% and reduce greenhouse gas emissions by up to 61%. When compared with oil-fired systems, this saving is even greater. Tests show that a Rinnai Infinity condensing water heater emits 35.18mg/kwh NOx compared with a typical oil boiler that emits approximately 364 mg/kwh NOx.That means a Rinnai condensing water heater emits approximately 10% of the NOx that an oil boiler emits, a 90% reduction.Therefore, combining a gas boiler and a Rinnai water heater will radically reduce NOx. On the 26th September 2018, the EU introduced new stricter parameters for NOx emissions in the gas water heater category. The new NOx level was set at 56mg/kwh. Rinnai water heaters are well in advance of the criteria demonstrating product quality and superior performance. Evinox comments on changes to hot water services in NHBC Standards for 2019 The NHBC recently announced the launch of its 2019 Standards, which became effective 1st January 2019. The standards apply to all properties with foundations laid on or after that date. Evinox is happy to see some updates to ‘hot water services’ in the new standards, where changes have been made to some of the flow rates and supply temperatures at the outlets. For example, the supply temperature at the kitchen sink has been reduced from the previous 60ºC to 55ºC, which is in line with the delivery temperature that was selected for the majority of heat networks, during the last year. Helen Gibbons, Evinox Technical and Design Manager, comments: “This change to the outlet temperature is a very positive development as it will enable district and communal heating system flow temperatures to be reduced, something

which is especially important for the growth of fourth-generation heat networks in the UK. In addition, the lowered DHW temperature combined with the new table in the NHBC standard for simultaneous hot water use will give design engineers the confidence to reduce the kW demand for individual properties, something which will improve both efficiency and cost of UK heat networks.” Helen continued: “Whilst we are very happy to see that the required temperature from the kitchen outlet has been lowered to 55ºC for 2019, we do hope to see this further reduced to 50ºC for heat network developments using instantaneous DHW heat interface units in the near future.”

Advanced system protects Bulgarian CRC from false alarms The headquarters of Bulgaria’s Communications Regulation Commission (CRC) will be protected by industry-leading fire systems from Advanced as part of a major refurbishment project and drive to reduce false alarms. A recent upgrade of the fire system was undertaken by Advanced partner, FireTech Engineering. The project saw Advanced’s Axis EN system installed in the building supported by smoke detectors, and Advanced’s AlarmCalm false alarm management solution. Grade A-Listed building gets a breath of fresh air – thanks to Waterloo 500 staff have moved into a flagship council office building in Dumbarton following a £15.4m refurbishment.The modern conservation project, aimed at breathing new life into the centre of Dumbarton, replaces the previously inefficient, outdated and dilapidated Garshake building on the outskirts of town.The new council office in Scotland was once a significant historical landmark called Burgh Hall and Dumbarton Academy. Inside, as part of the works to the public and civic areas within the Grade A-Listed facade, air distribution products were supplied by expert manufacturer Waterloo Air Products. Beyond its welcoming public service desk, multi-use civic space, training and meeting rooms and a new office building to the rear, a state-of-the-art variable ventilation system was installed in the new facility. In a building of this size, it was imperative to control the air flow to maintain the right comfort levels throughout the office’s main entrance, reception, civic space and training rooms.

Heating and plumbing apprentices at Leeds College of Building are getting hands-on experience using industrystandard plumbing and heating components thanks to Altecnic’s donation of products. Johnson Controls advises over chiller refrigerant choice The EU’s F-gas regulation has accelerated the phase-down of HFC (hydrofluorocarbon) refrigerants. Best cavity weep benefits When choosing the best cavity weep to suit a project, one should consider the exposure and the finish of the elevation. Choosing a weep that offers sufficient outflow to service the masonry absorption area is essential, whilst aesthetically the appearance of the building should not be adversely affected. Cavity Trays of Yeovil manufactures a range of discreet Caviweeps that are barely visible once installed. They function whenever water permeates the structure providing a passive means of escape that is always in place – from when a masonry skin is new and thereafter. The discreet, small adjustable Caviweep can be opened and closed like a telescope, making it compatible with a wide range of skin thicknesses. It also has small louvres to guard against the ingress of wind-driven rain and insects, as identified in the NHBC Guidance and Good Practice (Tech Extra 17). An alternative to the beneficial small louvred outlet is available with a sister weep called the Beak Weep. The Beak

Weep offers weathering protection not enjoyed with elevation open outlet weeps. The discreet ‘beak’ shields a downward discharge outlet. Its shape permits it to be incorporated within small mortar beds/ashlar walling applications and service masonry features unable to accommodate conventional cavity weeps. RMIG helps realise the most ambitious architectural projects RMIG’s City Emotion philosophy exists to capture the passion for creative and exciting urban design by offering innovative technologies and materials. Recent case studies showing the use of perforated and expanded metal for facades and sunscreens include: 1. The Golden Dice, Bang & Olufsen (B&O) This iconic building is designed by arkitec A/S. When embarking on the project, it was important that the building’s exterior should be just as exceptional in design and appearance as the interior. The material selection and design of the building are based on B&O’s new flagship store concept and product design.

Using RMIG ImagePerf, the individually adapted TECU Gold panels have their own specially designed perforation pattern running across the entire facade of the building, creating an unusual and fascinating design that resembles entangled snakes. All in all, the golden panels cover an area of approximately 350m2.

2. Kolding Campus, University of Southern Denmark The five-floor building is designed by Henning Larsen Architects and finding sustainable and environmentally-friendly solutions was a key point in its construction. The triangular motif has been repeated throughout the building in different forms and shapes, giving the construction a special dynamic effect and openness. RMIG has extensive experience in

finding environmentally-friendly solutions with sunscreens that have innovative perforated designs, making them both functional and inspirational. The perforation pattern used for the facade at SDU is designed and adapted to the sunscreen’s opening angle of 30º, which gives the optimal balance of light and energy in and out of the building.

3. Learnmark Horsens, Denmark For architect firm Kjær & Richter, it was important to combine the best possible indoor climate with an elegant exterior when assigned to design educational facilities for Learnmark Horsens. It is a well-known fact that concentration levels drop if the indoor temperature goes up and this led the architects to search for an

aesthetically-pleasing solution to block out the solar radiation. It was decided to create a sunscreen mounted approximately 2m from the facade to give the building a light expression without compromising the screening effect. The expanded metal panels provide the perfect balance between light and shade.

4. Queen Elizabeth Olympic Park, London Following the London Olympics, it was decided to turn a temporary multi-storey car park at the Queen Elizabeth Olympic Park into a permanent fixture. Haptic Architects conceived the winning idea to clad the whole structure using perforated aluminium panels from the RMIG City Emotion programme. The result is a stunning

transformation with an aesthetic appeal and functional benefits. The aluminium modules are designed with a strong triangular geometry that gives the facade a contemporary feel and offers the visitor an ever-changing impression of light and shadow when viewed from different angles and at different times of the day.

Change is in the air Following the tragic events of the Grenfell disaster, a greater understanding began to emerge regarding the lack of a holistic approach to fire safety and the evident shortcomings of custom and practice, where the cheapest solution took precedence over properly certified and tested fire-safe product solutions, such as fire doors and fire door assemblies. Daylighting takes off at Heathrow Curtainwall engineer and Kalwall distributor Structura has recently completed a challenging but fascinating ‘replace and refurbishment’ project at Heathrow’s T4. This was in conjunction with structural engineer Webb Yates for a scheme designed by architect firm Pascall+Watson. Hauraton drainage systems at Bonus Arena – Hull Venue Built on brownfield land located on the edge of the main shopping district in Hull and adjacent to Princes Quay, the Bonus Arena – Hull Venue and its associated multi-storey car park were opened in August 2018. The Arena, designed by AFL Architects, is a state-of-the-art music and events complex with a flexible capacity of up to 3500 people. The facility can provide a venue for concerts or corporate conferences in an 800-seat auditorium. Surrounding the Bonus Arena is a public realm laid with grey stone paving and landscaped by re-form Landscape Architecture Limited with trees, lawns, flowerbeds and permanent stone seating. An effective surface water drainage system was essential to ensure all-weather access to the venue. 140m of Hauraton RECYFIX PRO 100 channels with FIBRETEC heel-safe gratings were chosen for the job which blended well with the stone paving and would resist damage from applied grit rock salt in freezing weather.

The material, PA-GF, used to make the FIBRETEC grating, was specially developed by Hauraton; the tough, UV-resistant, fibre reinforced moulding offers high stability and huge strength for its weight. Complying with loading category Class C250 (BS EN 1433), the grating can easily take the weight of commercial delivery vehicles. The design is a real innovation as its non-corrosive material provides a visually appealing surface finish that retains its colour. The slots are super smooth, elliptical openings with the moulded bars having slightly raised triangular bosses along their outside edges. Safeguard research shows homes at risk despite damp treatment Homes throughout the UK may be at risk from rising damp despite being equipped with chemical damp-proof courses (DPCs), according to research from Safeguard Europe. Laboratory tests at its research and development laboratory have proven that DPC creams with low concentrations of silicone will ultimately prove ineffective. Safeguard pitted its own high-silicone products, Dryzone Damp-Proofing Cream and Dryzone Damp-Proofing Rods, against two DPC creams that contained 20% and less than 15% silicone respectively. BBA has it in the bag when it comes to product testing

Google the British Board of Agrément and the results will most likely detail how the organisation represents the ‘gold standard’ of construction product approval schemes, with BBA Certificates awarded only to the highest quality systems and solutions. It is widely considered the UK’s leading certification body and recognised by Building Control, industry insurers such as the NHBC, architects, specifiers, local authorities and Government departments.

ut certification is only one part of the BBA story. As part of the approvals process, construction products undergo rigorous and often lengthy trials at the BBA’s hi-tech test centre in Watford, Hertfordshire. This facility – BBA Test Services – has over the organisation’s 50 or so years grown into a leader in its field, working with homegrown and international manufacturers. Its in-house expertise is unrivalled, with highly qualified experts in a diverse range of specialist fields bringing in-depth experience, regulatory insight and market knowledge to each project. These testing experts work with manufacturers applying for certification and with those wishing to carry out product testing, as Alvaro EnguitaGonzalez, BBA Business Unit Head Test, explained: “It is perhaps less well-known

that any manufacturer can make use of BBA Test Services, they don’t have to be applying for certification. We carry out a huge number and variety of tests in Watford but can and do go out to site to assess products in-situ or carry out failure analysis. “Very often, we work with manufacturers developing a new product or making improvements to an existing one. Our involvement forms part of their research and development process and can help ensure the end result meets the required Building Regulations and other regulatory standards. Our clients find it is highly beneficial and cost-effective to identify and resolve issues early in the process.” BBA Test Services has produced what it is calling a ‘Product Bag’ to explain the various areas it covers. visual guide to inform construction product manufacturers of some of the testing solutions the BBA can provide for them. From on-site testing to failure analysis, BBA Test Services is a fully operational, multifunctional unit backed by more than 50 years of experience in product and system testing for the construction product industry.” As detailed in the Product Bag, testing areas include structural testing, energy performance, security and weather resistance/wind serviceability. For this specific area, there are two types of weathering considered: Physical involving the breaking down of materials through direct contact with atmospheric conditions such as heat, cold, water, ice or wind Chemical assessing the adverse effects of atmospheric or biologically produced chemicals. Both types occur together and, using weathering chambers and wind tunnels, BBA Test Services can reproduce such conditions and the subsequent impacts at both discrete component and large systems levels. After exposure, a range of further tests can be performed to evaluate the performance of the specimens. Cladding, roofing and walling are systems commonly tested within the BBA’s largescale laboratories. Staying true to an iconic building Powdertech Corby has been coating 1950s-style steel window frames for the iconic Grade ll Listed BBC Television Centre building at White City, which has been reopened as a housing, leisure and office development, with four BBC studios remaining at the site. The converted properties are within the original question mark-shaped building, the facade of which retains its original appearance and style. The new window frames use the original 1950s design but with a thermal break in order to comply with today’s regulations. The frames are a Schueco-Jansen Slimline Heritage profile system fabricated from stock lengths of thermally broken pregalvanised steel. Powdertech Corby bead-blasted the frames with aluminium oxide in order to key the zinc, followed by primer coating with AkzoNobel PZ790. “This epoxy zincrich primer replaces the lost zinc in the welded areas,” explained Richard Besant,

Director at Powdertech Corby. “When the sections are cut and welded to make the frames, small areas of the protective galvanising zinc are burnt away leaving the underlying metal vulnerable, and this must be repaired as part of the coating process.” Powdertech applied a high-performance powder, AkzoNobel RAL8022 matt, Qualicoat Class 2, as a topcoat – a high-performance system which will help to keep the facade free from corrosion for up to 15 years. 8 www.powdertechcorby.co.uk * pcl@powdertech.co.uk ( 01536

New guide aims to demystify drain and sewer lining

A new technical guide has been created to explain best practice in the use of no-dig sewer and drain lining. The guide, from drainage specialist Lanes Group, also explains the pros and cons of the main lining techniques available to construction and maintenance contractors. The guide explains the principles behind cured-in-place pipe (CIPP) installation, and the three main techniques available – ultraviolet (UV) light CIPP, hot water CIPP and ambient CIPP. All three techniques involve the insertion of a liner – made from felt or flexible glass-reinforced plastic. A resin, or chemical catalyst, impregnated in the liner is then cured to create a tough, waterproof pipe-within-a-pipe. The guide – Lanes Best Practice: relining – is the latest in a series of guides about drainage issues published by Lanes. Other topics include surface water flooding, drainage for logistics and distribution centres, drainage in hospitals and healthcare environments, septic tanks and disposal of fats, oils and grease.
