he company is a real British manufacturing success story, many companies have tried to replicate the glass rooflights but Glazing Vision feels it continues to develop and lead. Jeremy Dunn of Glazing Vision comments: “Indeed we will soon be launching new products that will continue to enhance our position as the lead player in the flat roof glass rooflight market. We have been working in partnership with Anglia Ruskin University on developing a thermal performance calculation methodology for glass rooflights, which we hope will be adopted throughout the industry.” Architects need to understand exactly what they are specifying and the work Glazing Vision is doing will create clarity for all. Glazing Vision are members of the National Association of Rooflight Manufacturers.” The fixed Flushglaze Rooflight is the original flat roof rooflight the product recently received a BBA certificate. The BBA tests involved a factory visit, site assessments and independent product testing – lab testing by the British Board of Agrement. Glazing Vision chose this route as there is no harmonised European Standard covering flat roof glass rooflights so they cannot be CE marked. The Flushglaze is extremely versatile and can be made standard or to bespoke shapes and sizes to cater for any building requirement. The beauty of the product is that the entire framework is on the outside therefore delivering a good thermal performance and great aesthetics as when you look up you only see the glass. The Flushglaze is also available as a walk on rooflight, tripleglazed, a 30-minute fire rated rooflight with a maximum size of 1.5 x 1.5m, a multipart rooflight – joined together for large sections of glazing with silicone joins, aluminium back to back angles or glass fins – and eaves or ridge glass rooflights with silicone seals at the joins. Glazing Vision also employs a team of in-house designers for anything bespoke such as odd shapes and oversized units. Hertfordshire has nearly 180 automatic door systems installed across campus, and three years ago Tormax UK took over the maintenance contract
A matter of maintenance Simon Roberts, Managing Director for Tormax considers the real cost of maintaining an automatic entrance and reveals that not all maintenance contracts are equal.
A
s you would expect, current health and safety legislation dictates that ongoing maintenance of any automatic entrance system is required. It therefore makes sense to sign up to a programme of test, inspection and repair to ensure your system is legal and safe for users at all times. However, you are not obliged to take the maintenance contract offered by the manufacturer or installer and it pays to shop around and compare quotes. Power operated doors come under the Provision and Use of Work Equipment Regulations 1998 (PUWER). Regulation 5 states that: “Every employer should ensure that work equipment is maintained in an efficient state and in efficient working order and in good repair.” It goes on to confirm that: “Every employer should ensure that any machinery has a maintenance log and the log is kept up to date.” If your automatic door system is a fire exit then the Regulatory Reform (Fire Safety) Order 2005 comes into play:

recommended that a trained engineer visits the site bi-annually but you need to refer to manufacturers recommendations. If you are tempted by a low cost contract then examine the small print carefully. Attractive as some annual maintenance contract may appear, it may only include a ‘due diligence’ visual inspection, simply confirming that the door is working. A full inspection by contrast should include lubrication of parts, cleaning of all tracks and trolleys, door height check, tightening of belt and moving parts etc. Low cost maintenance contracts can lead to large and un-scheduled bills for additional labour and replacement of minor parts at potentially over-inflated prices. A professional engineer will have the benefit of a well-stocked van, allowing some repairs to be carried out during a maintenance inspection, helping avoid extra charges for a return visit.
Negotiate service It is also important to consider the inconvenience of a breakdown. For some installations a working door is essential to operation and 24hr back up may be needed but obviously comes at a price. However, if the door can temporarily be used in manual mode it may be possible

Keeping track To ensure an automatic entrance satisfies the above regulations as well as BS7306 which stipulates that equipment such as automated doors be maintained in line with manufacturers’ recommendations, it is important that you can demonstrate that: maintenance is carried out at appropriate intervals; defects are remedied within suitable time scales; and records, such as a log book are kept to document the above. The number of maintenance checks required in a year will obviously vary depending on the level of foot traffic your entrance experiences as well as other factors such as regular adverse weather conditions for example. It is generally

An automatic entrance system can of course contribute to delivering a sustainable environment by reducing heating loss from a building. With appropriate maintenance, the lifespan of the equipment will also be extended. Some highly engineered motors available on the market today can deliver a life expectancy of anything up to 25 years.

As part of an ongoing drive to improve student and staff accessibility as well as deliver low energy access solutions, the University of Hertfordshire has nearly 180 automatic door systems installed across campus. Three years ago Tormax UK Ltd took over the maintenance contract, streamlining repairs by offering bi-annual service checks and callout cover through their nationwide team of trained engineers. “Since taking on Tormax to deliver a planned maintenance contract our usual remedial call out rate for automatic doors has been cut by nearly 80% – down from 150 to just 13 per year,” confirms Duncan Rennie, Technical Services Manager for Graham FM who is

New style Aluma aluminium balustrades from Sapphire are part of the regeneration of two housing estates in Lewisham, south London. Sapphire’s relaunched Aluma system strikes the perfect balance between durability and visual appeal for residential balconies in four new tower blocks on the Heathside and Lethbridge estates.

Urban elegance Sapphire’s innovative semi-frameless Aluma system provided the ideal solution, integrating the style of a structural glass balustrade with the superior corrosion resistance of high-grade aluminium extrusions. Glass infills simply slot into the Aluma baluster uprights and/or handrail profiles, removing the clutter of traditional patch lugs.
The project architects worked closely with Sapphire on the Lewisham project and were impressed with the company’s through-the-project support. A member of bptw’s architectural team comments: “Sapphire supplied excellent drawings to our design specification and coordinated on site installation with other contractors, which assisted smooth completion. Sapphire ticked all the boxes in terms of service and the finished balustrades look great.” Aluma handrails and baluster uprights for balcony balustrades in the new high-rise homes have an attractive Graphite Grey powder coated matt finish to complement contemporary facades. Balusters are fixed with chemical anchors into concrete integrated balconies.The use of aluminium provides an excellent balance between a cost effective solution and providing ultimate rust protection. Infill panels were manufactured from 10mm clear toughened glass with polished edges. In addition, balustrades by Sapphire for core stairways inside the new tower blocks combine handrails in 304 grade satin polished stainless steel with mild steel uprights, fixed into concrete stairs.

Spectacular coastline views with Balcony Systems Panoramic ocean views are dished up every day for diners at this new South Devon restaurant – thanks to a show-stopping curved sliding patio door from Balcony Systems.

he balustrading and curved door specialist met the architect’s specification with a nine-panel door, incorporating two sliding panels, spanning well over half the building’s circular sea-facing elevation. Measuring nearly 15m in width with a blue powder-coated finish, the door opens onto an outdoor dining terrace at the Gara Rock Restaurant, part of an exclusive coastal resort complex built by Coast Group near Salcombe. Directly below, a second 8m wide curved patio door with two sliding panels, also supplied by Balcony, offers similar spectacular sea views for guests using the indoor swimming pool and spa facilities. Diana Hunt, who runs the restaurant with Ian Dent, says: “The wonderful curved glass wall and doors frame an almost 180 degree view of the south Devon coastline. We are able to open the curved glass doors back to the point where they almost seem to disappear.They are incredibly smooth, but heavy enough to dissuade children from playing too enthusiastically with them!” Suitable for virtually any commercial or residential property, Balcony’s curved patio doors add the ‘wow’ factor with a versatility that allows for a variety of sliding or fixed configurations within almost

Other special features are 14 exclusive hardware components with reverse-action espagnolette in the rebate, sash lifter and turn-restrictor for special smoke extraction windows. All components are supplied with a black powder-coated surface. nlike other skyscrapers, which typically use a concrete core to provide stability, this new office building – due for completion in 2014 – will be built without. Instead a complex steel construction – the world’s tallest of its kind – will provide stability to the entire structure.The tapered glass facade in the front of the building will reveal the steel bracings, making them visible from outside. This unusual design has also been chosen to meet regulation protecting the English capital’s landmark buildings: the slanting wedge-shaped profile was designed to have less impact on the protected sightline of St Paul’s Cathedral. For Roto the Leadenhall Building has been its focus at BAU 2013 – the Munich

trade fair for architecture, materials and systems – for a good reason. It adds to the list of international reference objects and demonstrates the company’s ability to realise special hardware solutions, even if they seem to be utopian. In this specific project the special hardware solution is based on the T 540 system for aluminium windows and balcony doors of up to 300kg sash weight, as explained in January in Munich. For the 560 facade windows, which weigh up to 220kg each, Roto has designed and is supplying individual hinge-side components, suitable for windows with a 10° inclination and for emergency entry points. The outward opening flush encased gearbox with square spindle is used for that purpose.
