fter years of careful design and construction, delivery of a project on time and on budget is triumphant.When that delivery is recognised in the form of the UK’s most coveted and prestigious architecture award, industry professionals can appreciate the sheer dedication invested, not just by the architecture firm, but by the project team as a whole. It is with this that FC&A congratulates Stanton Williams and associated partners on its recent Stirling Prize achievement for Sainsbury Laboratory at the University of Cambridge. Referred to as a timeless piece of architecture that intelligently disguises the building’s complexities, Sainsbury Laboratory provides flexibility for future expansion and balances stringent requirements for security. With ‘sustainability’ at the core of all major projects, the definition of this buzzword is constantly evolving. As seen in the Sainsbury Laboratory, accounting for future expansion is key to ensuring a seamless development – this can incorporate the aesthetics, functionality and, primarily, resources. One such project that has recently addressed this model is featured within FC&A’s Greenhouse focus – Northamptonshire’s Criminal Justice Centre. As well as significantly reducing predicted carbon footprint via a number of energy efficient systems, it has also been designed with expansion in mind. Turn to page 6 for further details on this sustainable build. Elsewhere in this issue, FC&A profiles a stunning project based at Coventry University. The new Faculty of Engineering and Computing, designed by Arup Associates, is a unique concept translating elements of science and nature in all aspects of the design. In addition, Lakesmere demonstrates how off-site construction can still lead to a sustainable working model and International Timber sheds light on the new EU Timber Regulation that comes into play as of March 2013. There is over 2000m² of specially-built office space for police officers and staff involved in the custody and criminal justice process. plenty of natural light. A flexible approach to space planning and building services distribution offers the ability for expansion and to add a further 20 cells in the future. The new development is integral to the police force’s estate strategy and a significant investment for the police authority.The estate has been re-aligned; releasing leasehold properties and

He adds: “This is a development designed with space and operational efficiency at the forefront. Clearly defining the operational requirements and adopting rigorous procurement processes delivered price and programme certainty. Change is always expensive in construction projects so our role was to safeguard the client’s interests and also help to deliver buildings that responded to the needs of Northamptonshire Police.” The BREEAM target for the CJC project was ‘Very Good’. An in-depth feasibility study completed early on included dynamically modelled options for energy efficiency and carbon reduction. Solutions taken forward to the detailed design included renewable energy, rainwater harvesting and water management. Users were involved in the design process and visited other sites successfully using similar energy sources for heating and hot water. By designing the main boiler so that it can run on either wood chip or pellets means that there is always a choice between two fuels, depending on the security of supply and fuel cost at the time. Selecting a biomass boiler took advantage of the potential for Government tariff incentives which will provide a Renewable Heat Payment to the users for each kilowatt per hour used and which are also guaranteed for 20 years.

Coventry University’s Faculty of Engineering and Computing has moved into its iconic new £55m home, which is not only architecturally stunning but highly sustainable. The state-ofthe art building, designed by Arup Associates and built by Vinci Construction, is part of the university’s overall £160m redevelopment plan for the city centre campus.

learning approach for teaching engineering, computer science, and mathematics in a move away from transmission style teaching. With an environmentally-led design, the concept for the building is an illustration of the balance of science and nature, utilising technology to reduce the impact on the natural world.The BREEAM Excellentrated building is intended to be a literal representation of the factors influencing design, so that in itself it can be used as a living tool for teaching students. Supported by a state of the art IP backbone, the design also creates an ideal collaborative learning facility which reinforces the bonds with the Automotive and Aerospace Industry, which is a strong local tradition for the City of Coventry. The building includes extensive workshops, a wind tunnel testing facility, lecture theatres, communal interactive spaces, teaching spaces, academic offices, and a roof top experiment area. The duality of science and nature is represented by the two blocks around a square.The southern Nature block, a one- to four-storey building, is conceptually

a raised ground plane extending from the green space to the west.This plane is planted with an extensive green roof providing a variety of different ecological habitats. In counterpoint, the four- to seven-storey Science block occupies the northern part of the site and is highly engineered in appearance, and offers the main window into the faculty.

Dual interaction Central to achieving the conceptual and educational aims is the incorporation of an Interactive Zone, which sits behind the front window, acting as a didactic skin, informing the activity within.This zone contains the circulation and breakout spaces, offers the public face of the building, and is at the heart of the teaching, as well as being a central feature of structural and environmental function. Internally, the Interactive Zone is a three-dimensional contiguous space that relates all levels together by sightlines and circulation through voided openings. It promotes the new pedagogy by allowing the visitor or building user to understand

esigned by architects and engineers from Arup Associates, the flagship building is open and accessible and aims to bring together education, industry, and research, and intends to accommodate and transmit the faculty’s progressive new project-based

Sustainability in Development adopted, allowing the structure and services of the building to be largely exposed to provide a learning tool to the students. The Interactive Zone within the Science building allows for private and group study as well as social interaction with a cafe area, and seating booths at upper ground, first and second floors. Classrooms have been designed to encourage multi-nodal learning around collaborative bespoke desks.

the building concept in a highly transparent fashion, allowing users to orient themselves at all times, and offering the interstitial nucleus of flexible meeting spaces vital for collaborative learning. The Science/Nature metaphor has been exploited further, using mathematical beauty, bio-mimicry, and astronomical geometry, in deference to the mathematical and engineering science academic curricula, as an influence on the development of the design concept into the building arrangement. To give order and connection between the two blocks and the Square both Ptolemyâ&#x20AC;&#x2122;s Theorem and the theory of Harmonic Proportion have been employed to define the footprint geometry, which gives rise to the tapered plan form of the two buildings. Nature offers many examples of efficient and beautiful geometry.The most common geometric shape in nature is the hexagon. Because of its natural efficiency it is found at all scales from the atomic to the geological, and best demonstrated in the

structure of a bee-hive. As the south and west facing facade is the shop window into the interactive zone, a hexagonal window geometry is adopted to convey the notion of busy colony.The octagonal shape was shown by study to be more effective than rectangular for the required shade canopies. Geometrical scale changes in the windows reflect in turn the smaller academic units, the larger teaching spaces, and the prominent break-out spaces of the interactive zone.

Linear form The building has been planned on seven main levels and allows circulation to be as intuitive as possible. Orientation in the Science block is made legible via the Interactive Zone with clear lines of sight to all areas. Open stairs create a quick link between the busy Upper Ground Floor and First Floor connected by the Interactive Zone. Other facades of both the Science and Nature buildings are more conventional, but share the same language of external aluminium louver panels and timber structure.The buildings are unified by a rendered base and an aluminium parapet at roof level, with integrated bat boxes in the case of the Nature building. Bats are a rare species within Coventry city centre and are known to be roosting at Whitefriars Abbey adjacent to the site. Arup worked with the master planners to provide new tree planting that will provide a continuous habitat link between the Abbey and the Nature block, ensuring use of the roof by bats and providing bat roosts integrated into the cladding.There are no existing examples of green roofs designed specifically for bats and again this project will set a precedent. Meanwhile, the facades are responsive to the building user, providing comfort through high insulation performance, and interactive elements including opening windows and blinds. The ECB is designed to be a low energy building and incorporates several sustainable features that help make it a BREEAM Excellent facility. Natural ventilation is the default system wherever possible and appropriate. At the third and fourth floors the academic offices are naturally ventilated throughout the year by a series of opening windows. For more intensely occupied spaces a mixed mode approach of natural ventilation supported by a mechanical system is adopted. Windows in the hexagonal facade have

The structure of the building is exposed to provide an effective learning tool for the students

by locally-sourced wood pellets, however a solar hot water system contributes to the hot water production.The system is backed-up by conventional gas boilers that provide ‘top up’ at peak times. The biomass boiler and solar hot water system combined contribute 10% of the required renewable energy offset.

Renewable agenda Cooling is provided by an air-cooled chiller. The chiller has a ‘free cooling’ cycle and when ambient conditions are suitable, it saves energy by utilising only outside air to provide cooling to the building.The chiller supplies chilled water to air handling units

and local fan coil units when required. Cooling to mission critical computer equipment rooms is provided using a water cooled direct expansion system.The heat rejected to this system is recovered and used to pre-heat the building’s domestic hot water and provide underfloor heating to the interactive zone.The building was designed to achieve a minimum of 20% improvement on the Part L Building Regulations carbon emission targets. Paul Ivey, Dean of the Faculty of Engineering and Computing, commented on the building’s completion:“I am delighted to have this new home for the Faculty. Our students can look forward to advanced, innovative education, informed by the latest research and driven by the need of employers. Once again Coventry leads and inspires, and the future looks great.” Michael Beaven, director of Arup Associates, said: “The success of this building is a tribute to the vision of Coventry University and the collaborative relationship we have enjoyed with them throughout the project. “Together with sound environmental principles, the building concept is an illustration of the balance of science and nature, utilising technology to reduce the impact on the natural world.The faculty’s progressive pedagogy is directly reflected in the design of the building, creating a living tool for teaching students.”

solar shading hoods that protect internal spaces from solar gain.The geometry of the solar shading responds to sun path, with large overhangs protecting southern facing fenestrations and significantly reducing on the north facing facade. Where occupancy levels and equipment loads are high, spaces are designed to be ‘mixed-mode’ and switch to a back-up cooling system when natural ventilation is not suitable. The building has a low temperature hot water heating system that comprises a primary high temperature circuit and lower temperature secondary circuits.The lead boiler is a 400kW biomass boiler fuelled

It’s important to consider the impact of all planning conditions set right from the beginning of a project – to avoid having to meet an unfeasible stipulation

Best laid plans T

here has been a huge shift in the energy efficiency requirements for new builds over the last 10 years, with the Building Regulations 2010 aiming to reduce the carbon emissions of a dwelling by 25% when compared to the 2006 version, and a whopping 40% compared to the 2002 Building Regulations – it’s all part of the government’s drive to meet the rather ambitious target of all dwellings being ‘zero carbon’ by 2016. Even when ‘zero carbon’ isn’t quite defined in the absolute terms you might expect, it’s still a massive challenge, hence the fast pace of the regulatory changes. But it doesn’t end there. Planners have proven that they are keen to implement what they view as ‘best practice’, and raise standards on environmental issues to a level that is above and beyond the requirements of the Building Regulations, even above more localised initiatives such as the London Plan. The result is that the list of planning conditions for a consented scheme is growing longer and longer, and can sometimes contain

onerous requirements that need to be reviewed, and possibly challenged, right at the beginning of a project. This is why it’s important to check through all the planning conditions listed when they are issued in draft format, in order to ensure that unfeasible requirements aren’t made at the eleventh hour. Additionally, it’s worth bearing in mind that the phrasing relating to a particular issue – such as the requirement to attain a particular rating under the Code for Sustainable Homes (CfSH) scheme – can vary significantly between planning authorities, so careful attention must be paid to the exact wording on the draft in question. While some planning authorities only require the submission of a Post Construction Code certificate at the end of a project, to prove that a specific CfSH standard has been achieved, some planning authorities require the submission of the Interim Code Certificate before commencement on site. Of course, it is always advisable to undertake detailed design before starting on site, but this is not always done on

projects for a number of reasons. Firstly, it can take a number of weeks to prepare the evidence required for the assessment, and to obtain the Interim Code Certificate, and this needs to be included within any programme. In addition, BREEAM assessments can take between 6-12 weeks to obtain certification depending on feedback from the BRE during the auditing process, and this can have major impacts on programme if a pre-commencement condition is in place. Even a small difference in the way a particular condition is stated can make a significant impact on a scheme. For t

Voice of the Industry under the 2011 scheme, or the ‘latest’ scheme, then this may require significant changes to the intended scheme resulting in associated increases in cost – which is never a pleasant surprise, but especially not so in these straitened times. In extreme cases the buildings may need to be completely redesigned to meet the specified requirements, with alterations required to the consented scheme.

Attention to detail This type of situation is particularly critical where no review has been undertaken pre-planning to establish the feasibility of meeting a particular Code, BREEAM or renewables target – it should never be assumed that planners are always aware of whether a building is actually able to meet the criteria set. It is therefore important to get all consultants and specialists to review the planning conditions at the earliest possible stage. Just by way of an example, on one recent scheme we were able to suggest minor wording changes to get the development registered under the BREEAM scheme at the time of design and submission, rather than the much more onerous updated version.

It’s also worth bearing in mind that there could possibly be a considerable period from the date of planning consent to work actually starting on site, and in this case there could potentially be a number of critical updates to Building Regulations or environmental assessments during that period. It is therefore a good idea to fully review all planning conditions in both draft and final form, and see whether the scheme needs to be registered with any environmental assessments as soon as possible to prevent any further delays due to any requirement for redesign work. In short, it’s perfectly possible to avoid falling into the trap of agreeing to a planning condition that can’t be met (or at least, can’t be met without great additional expenditure), but it’s important to start considering the potential impact of the planners’ wish list at the earliest possible stage – as soon as the draft is issued. By following this simple procedure, a lot of time and money can be saved, and this is always to be considered a very good thing.

Another factor that is worth being aware of is that there are regular updates and changes to the various environmental assessments, such as BREEAM and the Code for Sustainable Homes, and in this context the exact wording of the planning condition can be very important. For example, a commercial scheme may have been registered and designed to comply with the 2008 BREEAM assessment prior to the planning submission. Family-owned contractor Conamar has worked with John Lewis for over 20 years, one of a number of blue chip clients for which it offers a full range of building services, from small, specialised refurbishments to multi-million pound design and build contracts, specialising in construction, fit out and refurbishment. As a result of its experience and proven expertise in delivering retail projects, The menswear department on the ground floor, which is home to labels such as Ted Baker,Tommy Hilfiger and Ralph Lauren, was increased in size to 17,000ft2

Conamar was invited by John Lewis to tender for a number of projects within the overall Oxford Street refurbishment works, which included works to the children’s fashion, schoolwear, nursery, haberdashery and craft departments, as well as more recently, the beauty hall and menswear departments. The £4m works on the shop’s fourth floor childrenswear, nursery, toys and haberdashery departments, were carried out over 14 weeks in 14 phases, with two phases carried out simultaneously over approximately two weeks for each phase. The phasing was strategically planned through negotiation with John Lewis to reduce the impact on sales and ensure products remained available throughout the project. One of the aims for the project was to increase the fourth floor sales area by reconfiguring the space and reducing the size of two stock rooms. Existing floor finishes were removed throughout and replaced with a mixture of predominately Kahrs timber flooring and Urbe feature

A model concept Meanwhile, the menswear department on the ground floor, which is home to labels such as Ted Baker, Tommy Hilfiger and Ralph Lauren, was increased in size to 17,000ft2. Conamar’s work centred on installing a new concept shop fit, with new oak fitting rooms created and a bespoke tailoring department fitted out with wallpapers, carpets and mirrors. Other improvements included installing the same flooring and lighting as the beauty department, while and right across the ground floor modifications were made to the air handling units and new heater batteries were installed. According John O’Connell, Conamar’s Contracts Director for the projects, the main challenge throughout was working in a live environment. He comments: “The most significant part of our work was making sure that the public was safe and the works were segregated so we could deliver multiple phases across a number of floors at any one time.

“The logistics of the project was also a challenge as there were multiple deliveries coming through just one loading dock, with the use of only one lift. However, deliveries were mostly out of hours on a just-in-time basis to minimise damage and waste in accordance with our commitment to sustainable construction, so we were able to keep everything on track and on time for John Lewis.” John Lewis’s Implementation Manager, Julian White, agreed: “The pace, with which the project was developed, delivered and launched so quickly without compromising the quality, is testament to the team’s hard work.”

ceramic walkways. Above the walkways, suspended from the soffit through the existing suspended ceiling, Conamar also installed steel powder-coated rafts linking the entire floor and promotion points. The project also included upgrade work to the two lift banks located at this level. New plasterboard walls and SAS ceilings were installed to create room sets for nursery furniture and feature walls throughout the fourth floor. Walls and ceiling features were painted with a vibrant yellow to denote the transition between each department – for example from nursery furniture and buggies through to toys and children’s shoes. The next phase of works – Project Olympia – reached completion in May, ready for the 2012 Olympic Games, and included the significant refurbishment of the menswear department and the beauty hall, partly to take advantage of the increased footfall projected as a result of more visitors coming to London this summer. The store’s beauty hall – expected to become the fourth best-selling beauty department globally – was expanded by 50% and refurbished. The new layout introduced a range of new brands focusing on fragrance and niche assortments such as haircare, skincare, and nails in stands around a central sales area,

complementing the existing beauty brands already established at the store. The works consisted of a new stone raised access floor throughout the ground floor, with matching stone floor tiles where a raised access floor was not possible.This raised access floor provided flexibility for the installation of services from the floor below to facilitate drainage and plumbing serving the various beauty concessions. A new ceiling comprising a mixture of SAS ceiling and MF ceiling with feature troughs and new feature lighting including twin gimbles were installed throughout.

Legal & Business However, what is clear is that the EUTR is more demanding than any current certification requirements.

Stringent demands

From 3rd March 2013, the new EU Timber Regulation (EUTR) prevents illegally harvested timber and timber products from being placed on the EU market. But as a purchaser of timber would you know what to look out for to ensure the timber you are purchasing comes from a legal source? Procurement Director for International Timber Malcolm Ellis explains the regulation and highlights what to look out for when ordering timber.

llegal timber poses a real threat to the UK timber industry. In 2010 a report stated that 25% of the total imported volume of timber was illegal. This is a huge problem, especially when you consider that every two seconds a football pitch size piece of forest is lost and half of that is due to illegal logging. Regulations like the EUTR are a positive step towards effectively targeting illegally harvested timber. However, in order for it to impact on the trade then purchasers of wood have to be vigilant and ensure the timber they use has all the required paperwork, as only then will we start to have a positive effect on this illegal industry. The largest proportion of illegal

timber comes from tropical sources so the new regulation will have the biggest impact on tropical timber species and the organisations that import hardwood, tropical hardwood plywood and manufactured products containing these products. However, it is not exclusive to tropical timber so even if you are looking to work with other species it is still important you understand what is required of your supplier. From a purchaser’s perspective, one of the most common misconceptions is the belief that if a product is certified then it conforms to the regulation. At present this is not the case, although key certification bodies such as the FSC and PEFC are reviewing their schemes to try and make sure this will be the case.

Be vigilant with timber

Timber operators, such as International Timber, who bring timber products into the EU market first-hand are working hard to ensure they have the correct mechanisms in place to accommodate the requirements of the EUTR by March next year. We have done this is by adopting the Responsible Purchasing Policy framework used by the Timber Trade Federation to ensure conformance. This includes a sustainability questionnaire which will clarify the sustainability credentials of the shippers. From a purchaser’s perspective check whether your supplier is operating within these initiatives or if they have introduced a system of Due Diligence. If they have, then you can be confident that the timber you purchase is conforming with the EUTR. Don’t be afraid to ask to see copies of all relevant information. If your supplier has a system in place then these should be easy obtainable, as they are required to have them on hand in case of a visit from enforcing bodies.

The question remains which form of supply is suitable for the application. Designer and manufacturer of harvesting equipment, Rainwater Harvesting, outlines how to provide a cost-effective solution through indirect supply. addition, during absence from the home, the system will automatically refresh the water in the header tank after three days. This prevents any chance of bacterial growth. The main aim of the most advanced systems is to make them easy to install and make them user friendly to the client.

The route to reduce

ainwater is taken from the main storage tank to where it is needed from a choice of two distribution methods. With ‘direct feed’, a pressure sensitive pump in the storage tank maintains pressure on the rainwater pipes to the appliance. The pump will be activated whenever water is drawn. Furthermore, the pump will try to maintain pressure in the pipe network even when no water is drawn and will, therefore, activate itself from time to time. These start ups obviously use power and this continual activity shortens the life of the pump. With an indirect gravity feed system, instead of supplying rainwater directly to where it is needed, the pump in the main storage tank supplies a header tank in the roof space and keeps it full using a classic ball cock and float. The rainwater is then gravity-fed down to where it is

needed. The advantage of this is that water is assured should there be a power cut until the header tank empties. Where progress has really been made in reducing power use by the pump is in the development of a special header tank equipped with electric float sensors so that the pump is activated to refill the tank only when it is nearly empty, rather than every time water is drawn. In this way, much less electricity is used. In fact, power costs with this Rain Director management system are estimated at only 1p per person a day. Another advantage of this type of indirect system is if a drought threatens with the prospect of a hosepipe ban, the WCs and washing machine can be switched manually to mains water preserving the rainwater for irrigation. During a power or pump failure the system can be switched to mains only. In

The uptake of sustainable drainage systems by removing the automatic right to connect to sewers is now being encouraged

A further advantage is that rainwater harvesting is not only seen as a means to save on mains water consumption as a way of alleviating flood threats. The Flood and Water Management bill (April 2010) encourages the uptake of sustainable drainage systems by removing the automatic right to connect to sewers. Despite all nature’s warnings, government policy does not encourage rainwater harvesting enough. The Code for Sustainable Homes encourages it lukewarmly for social housing, and Building Regs do now at least set a limit (albeit a very low one) to water consumption in all construction. The time has come to make rainwater harvesting a key route to reducing mains water use.

his new market structure comprises three main elements: a vertical glazed screen and roof fronting the High Street and Beadle Street, a glazed infill roof that protects the area between the new and existing viaducts and Globe Public House, and a small retail unit that sits beneath the bridge. The form of this composite structure is completely open to the rear, where it opens out below the existing and new viaduct structures providing a flexible market area to extend the Green Market that has for so long occupied the site next to Southwark Cathedral.The open public space is paved with a grid of granite setts and asphalt, which continues the theme of the existing Green Market area paving, and a new York Stone route leads pedestrians obliquely across the space towards a new entrance to Borough Market that has been created in Beadle Street.

One of the main challenges of the Borough Viaduct project stemmed from its location in a densely developed and historic part of Southwark as well as a conservation area

Design challenge Network Rail has been carrying out major new infrastructure and replacement building work for Borough Viaduct as part of the Thameslink Programme – its installation proving to be a major feat of engineering and management. The most recently completed element within the project is the striking new glazed corner market that looks out onto Borough High Street and will be occupied by Borough Market. 28

The new market screen structure comprises a simple steel frame that sits on a reinforced concrete raft, which bridges a multitude of differing ground conditions including filled former basements. Circular columns support glazing rails that in turn support overlapping glass panels. The high street frontage also incorporates a pedestrian opening with a top hung steel gate bearing the Borough Market motif. Although the principle of the structure is fairly simple, the geometry of the screen enclosure is actually very complex. Except at the corner section, the rails supporting the glass ‘shingles’ are not horizontal and in fact are all set at different angles to suit the back of pavement grade and achieve the high corner ‘prow’. The facade was meticulously modelled in 3D to ensure that all components would fit. The glazing panels are all open jointed at perimeters and there are open joints along the top and bottom edges of the screen that allows the enclosure to ventilate. The gently sloping glazed roof of the corner element and infill are designed to take the load of maintenance personnel and therefore incorporate a man-safe cable system. The glazed roof surfaces also comprises a printed leaf design that reduces solar gain and casts attractive dappled shadows below. The perimeters

The parts of the viaduct soffit visible to the public are illuminated with LED wash lighting that highlights the form of the high level structure and provides a sense of continuity along its length. In addition, the high street bridge incorporates LED uplighting into its truss, adding more drama to the scene.

Dense development One of the main challenges of the Borough Viaduct project stemmed from its location in a densely developed and historic part of Southwark as well as a conservation area. The construction of the viaduct has involved demolition, modifications and rebuilding to a large number of sensitive adjacent sites.

The design and implementation of the works has been complicated by the proximity of the existing functioning rail structures, London Underground infrastructure (Northern and Jubilee Line tunnels) and the numerous adjoining properties and local businesses. Below the Victorian rail viaduct existing shopfronts have been removed to make space for the civil engineering works. Jestico + Whiles was originally appointed in 2001 and developed a design that was submitted under the Transport and Works Act (TWA). Given the impact of the proposals, two public enquiries into the proposals were required, and the quality of the replacement buildings needed to be established before work could commence. J+W worked closely

Fear not of fade

Despite being a relatively new structure, a building’s facade can often appear worn and weathered by the elements after a short period of time. Fade resistant For example, the colour stable quality of our Dura’s own timber composite cladding product, Dura Cladding, was a key factor for Darin Shaikly, Managing Director of Lanswood, when he was deciding which materials to use for the company’s Lanswoodpark development at Elmstead Market, near Colchester.With various stages of the business park being built over several years, it was important that the facades used did not fade at different rates. Darin had been planning to use timber until he realised the value of choosing a

quality composite product instead. He explains: “We were originally planning to use natural wood cladding boards, but once we became aware of the benefits of Dura Cladding it was the obvious choice. The fact that Dura Cladding does not suffer from colour fade like wood made it a natural choice for a phased project like this.We’re delighted with the results and look forward to the boards serving Lanswoodpark for many years to come.” Darin is clearly a happy customer, but with so many products on the market offering varying degrees of colour stability it’s not always easy to know which one to plump for. That is why, as with any product, it is imperative to make sure the one you choose has been tested to a recognised standard so you can be confident in its performance. The fact that composite products can be offered as a bespoke solution

Regular staining and painting will of course offer some protection against the elements when it comes to traditional timber, but as with all natural products time will eventually take its toll. The beauty of a quality timber composite product over a wooden board when it comes to colour stability is that UV inhibitors can be added during manufacture to protect against fading. Available to manufacturers as absorbers, stabilisers or quenchers, these chemical compounds alter the way light impacts on the product, protecting it from lightinduced degradation. It is just one of the reasons why contractors, developers and architects are increasingly seeing the value

Off-site construction methods provides a very tangible opportunity to embrace many of the key objectives to achieve ‘greener’ buildings. The term Modern Methods of Construction (MMC) has dominated social and political agendas, but has the industry really got to grips with combining the theories of off-site product design with the need to successfully embrace green principles in the total off-site construction process?

lthough certain elements of off-site construction have been around for several years, it wasn’t until the publication of such influential pieces of research as the Barker Review and the Egan Report that the MMC era truly began. Immediately,

the first systems that were launched to the market were the ‘guinea pigs’ and although they were vital in facilitating the continued development of MMC, the use of such products was not without its risks.

Multiple benefits The many advantages offered by offsite construction are vast. From speed of installation owing to the fact that work can be completed under factory controlled conditions and is therefore not affected by poor weather, to the potential financial savings that can be made through reduced labour costs, it is easy to see why so many clients would like to use MMC on their next project. However, it is more important to consider the individual requirements of the specific project and in particular, to ensure that the project is both commercially viable and practical in its delivery. For example, where a site is particularly small or if access is restricted, it is unlikely that the project will benefit

Off-site manufacture lends itself perfectly to projects that feature standardised elements, such as roofs and wall panels, which can be value-engineered off-site under factory conditions, quickly and efficiently packaged and then delivered to site. When dealing with projects that contain complex and varying elements or bespoke features however, this important value is often lost.

Important factors such as the individual client, timescales and budgets must be considered and in some cases, traditional methods of construction may actually offer the better solution. An Edwardian manor house in Manchester has had its 110-year-old lead flashings ‘replaced’ thanks to the flexibility of Kemperol V210 cold liquid-applied waterproofing membrane from Kemper System.

Clark & Son applied Kemper System’s solvent-free ‘R’ Primer to the substrate and, while this cured, the installation team

cut pieces of Kemper System’s 120g nonwoven fleece to size and shape, marking each piece to identify where it would be laid. The team then saturated the fleece in the Kemperol V210 membrane before applying it to the lead substrate. The same method was used on all the flashings, drips, roll effects on the timber joins and the flat areas of the turrets. Ronnie Clark from Clark & Son comments: “Stripping off all the damaged lead and replacing it with more lead would have made the job a lot more expensive and would have required more time on site. The Kemperol V210 resin saturates a reinforcement fleece and cures to create a flexible, durable membrane that cannot delaminate, adheres directly to the prepared substrate, and looks just like the original lead.” Roofing technology has moved on since this roof was first constructed and Kemper System’s liquid membranes mean that we can now offer an aesthetically authentic solution with technically advanced performance that will continue to look good and perfom for many years to come.” Rowsley Manor’s owner, Clare Ward, adds: “The leaks from the turret were causing damage to the restored plasterwork on the ceilings of the rooms below. Specified in three woodgrain decors, the lightweight panels were supplied to the size of a full floor height which meant that joints were eliminated, creating a seamless appearance. Whilst appearance and freedom of expression were important, so were cost efficiencies and facade panels manufactured by Formica Group answered the demands for easy maintenance, ecological factors and competitive price, making them the ideal choice for this project. It has delivered a BREEAM Excellent rating with energy efficient features such as natural ventilation and daylighting, high insulation levels and solar panels. The Steni Nature panels, which were face-fixed with colour-coded screws and the lower levels finished with an anti-graffiti coating, were specified by architects Jacobs for main contractor Apollo Property Services Group for a trio of main reasons. Project architect Shelley Smith says: “We specified the Steni panels due to their speed of installation, ability to be easily replaced and the fact they are more aesthetic than render.We also needed a panel that was tough and durable for the environment.” Available in 17 different natural stone colours and up to five different grades including the micro-fine used at myplace, the panels are water, impact and UV-resistant.As a rainscreen system, they are also installed as a dry trade and as such are not subject to the vagaries of the British weather. info@steni.co.uk

After looking at the full specification and the construction preferences required by Skanska, Xtratherm met the Skanska Technical Team along with the architects. It was decided to use one of Xtratherm’s unique products, Cavity Wall Plus (XT/CWP), an enhanced PIR with an excellent thermal conductivity of 0.021W/m2K. Not only did this meet the required U-value, but the engineered T&G jointing of the Xtratherm insulation allowed for very effective Thermal Bridging detailing to be achieved.

This improved the overall energy performance of the properties and the engineered jointing avoided the delta penalty normally applied to square edged insulation boards. A similar result was achieved by the use of Xtratherm (XT/ UF) material in the ground floor. Following this successful collaboration, Skanska is planning to partner Xtratherm on future projects, not just for its residential arm but across the whole Skanska Group.

When it comes to maintaining heritage buildings, every detail counts. Syon Park, the ancestral home of the Duke of Northumberland, turned to CBS for specialist advice in replacing the flooring as part of an upgrade to the ladies’ cloakroom facilities adjacent to its Great Hall. Syon Park sought a solution that was not only practical but also in sympathy with the design of the Great Hall, which is widely recognised as an early example of Scottish architect Robert Adams’ work. HVAC Timoleon UFH graces Belgravia Timoleon has recently installed its underfloor heating solutions at a property in prestigious Belgravia. This included Timoleon’s Staple System, ideal for the screeded floor in the newly-created basement and for the company’s Toron System. The Timoleon gridded insulation is layed on the sub floor, the 15mm polybutylene pipe is then stapled onto the insulation with barbed staples. JS Air Curtains has supplied four custom air curtains for a concealed installation at 110 Cannon Street, where they have been discreetly embedded into the walls. JS custom designed each of the four 1.5m air curtains with air inlets and outlets at 180° to each other to enable the air to enter at the back and be emitted from the front. Rollalong jubilant over a job well done

Modular building specialist, Rollalong, has recently completed its fourth and largest development at the Defence Medical Rehabilitation Centre (DMRC) at Headley Court. The Jubilee Rehabilitation Complex was opened by TRH the Prince of Wales and the Duchess of Cornwall following a fast-track nine month contract period for the 5500m2 facility. Previous experience in working with the DMRC team at Headley Court was a tremendous advantage for this latest development, enabling the project team to hit the ground running and develop the Stage C report within four weeks. Re-establishment of the earlier project team involving DMRC, DIO, PriDE and Rollalong ensured a well-motivated, focused and experienced team could drive the project from day one. Initial design and planning was a collaborative effort. The project team liaised closely with the planning department at Mole Valley District Council to ensure that the mass, height

and location of the new facility would minimise the environmental impact on this sensitive area. As a consequence, the external design of the building utilises a mix of timber cladding and green render to blend in with its surroundings. As well as mandatory building regulations to meet, 10% renewables were required and a BREEAM Very Good rating. The Jubilee Rehabilitation Complex provides clinical and rehabilitation facilities for amputees, mostly from Military casualties with single, double or triple prosthetics.

The complex includes; Ward rooms for 48 patients in a combination of single, double and four person wards; consultation rooms; a 200m2 gym and 200m2 prosthetics workshop. X ray, bone density scanners and other specialist equipment provide first class support for the patients. Despite the challenges and exacting timeframe, Rollalong have once again been able to meet the demands placed upon them thanks to their quality driven approach alongside their ever strengthening relationship with the MoD.

The Cavity Trays advantage There are cavity stops of various styles for horizontal and vertical installation. Passive rectangular profiled stops close the cavity permanently. Intumescent stops leave the cavity partially open and rely on heat activation. Now there is a third type of cavity stop that offers benefits not available with these alternatives. The Type SAF cavity stop from Cavity Trays of Yeovil is a passive parallelogram stop providing both fire-stopping and acoustic arrestment within the cavity. Where Part E calls for buildings to have both fire and acoustic stop provision, a Type SAF stop can be used to fulfil both functions in one product installation, and at one cost. Being a permanent passive barrier means it is in place to also prevent the spread of smoke that generally manifests and can be drawn through cavities in

advance of heat and fire. Statutory regulations state smoke must be inhibited from spreading beyond where a fire originates. The parallelogram profile with a sloping top and sloping bottom is used to advantage. The shape can act as its own dpc/deflector and any water penetrating the masonry above drains naturally forward. Unlike traditional cavity stops, the angled top guards against water

tracking towards the inner skin as there is no horizontal surface offering bridging opportunities. The shape of the Type SAF (sloping+acoustic+fire) permits adjoining lengths to simply lap either above or below a neighbouring length and in so doing the sloping advantage, the acoustic advantage and the fire and smoke stop qualities are maintained.

Dali partnership provides added choice for customers

Dali Lighting, the UK designer and manufacturer of energy efficient LED lighting, has signed partnership agreements with Toshiba and General Electric (GE) that will allow it to offer a full range of LED products from the two leading global technology companies. Toshiba and GE LEDs, suitable for firsttime and retrofit applications in both commercial and domestic installations, will be offered under Dali Lighting’s Get Turned On scheme. This innovative approach allows customers to switch to LED with no upfront financial outlay and immediately benefit from energy cost savings of up to 80%.

Under the scheme, Dali Lighting installs LED lamps free of charge, and then over a period of either one year or 18 months, customers make payments to purchase the LED lamps.The key to the new scheme is that these payments can be wholly offset by the savings in energy bills. At the end of the payment term, the customer owns the LED lamps and can benefit from the full energy saving for the remaining life of the products – often up to seven years or more. Numerous formats of Toshiba and GE LED bulbs can now be supplied by Dali, they include candle, GLS and ‘Golf ball’ lamps for retrofit applications, and a wide choice of downlights, floodlights, panel lights, track mounted products and even IP-rated LEDs for new installations. “These are important and significant agreements for DALI Lighting that will

Transport specialist, AKW Group Plc, has invested in a new purpose-designed headquarters building from Foremans Relocatable Building Systems.The two-storey office scheme at Trafford Park near Manchester is a recycled and fully refurbished modular building. Foremans has also supplied a single modular building for use as a driver’s rest room and canteen.The building for AKW comprises 16 steel-framed modules that arrived on site refurbished and almost fully fitted out, reducing disruption to the company’s existing operations. Wireless monitoring for Barratt Homes The Hanham Hall development by Barratt Homes on the outskirts of Bristol has created great interest due to its commitment to the long term monitoring of domestic energy efficiency. Ultimate charity challenge A team from interior building products distributor, CCF, has beaten the Commando Challenge to raise over £12,000 for Happy Days Children’s Charity. Set in the Lake District, the 22-strong team from nationwide CCF branches, came together to tackle a number of physical tasks which form part of standard Royal Marine training including 16.5km of canoeing, a 10km climb to the top of Helvellyn mountain and a 20km bike ride, all in less than twelve hours. Nuclear lab to benefit from modular build Britain’s newest laboratory for the analysis of radioactive materials has just arrived on site at Dounreay in Scotland.The project, which is under construction by off-site specialist Yorkon, is also the first nuclear facility of its kind to be built using modular construction, and one of the most complex and remote modular building projects ever undertaken in the UK. 35 steel-framed modules have just been craned into position in only four days, significantly reducing disruption to operations at Dounreay.The off-site approach is reducing the programme time for the building envelope by around 50%. The building utilises Low-E glass to minimise solar gain during the day. Solar panels are incorporated in the green roof for heating purposes and rainwater harvesting and re-use is in place resulting in a building that boasts a low carbon footprint. High performance, aesthetically pleasing Reynaers Eco 50 window systems feature throughout the college while perfectly dovetailing into the overall design of the

building.The Eco system is specifically designed for ease of installation, helping to reduce fabrication costs. Constantly in use,Vision 50 doors combine style with durability, easily handling the heavy usage requirements associated with campus installations. Designed specifically for ground floor applications they are used throughout the college. Smart Architectural Aluminium has announced their new MC 600 curtain wall system has successfully passed CWCT testing on the first attempt. The system achieved test results of Air: 600pa, Water: 600pa and Wind: 2400pa.

A traditional sash window that may be used in heritage and conservation areas where Georgian and Victorian architecture is predominate. The ease of operation and excellent natural ventilation rates means that VS600 is also suited to high occupancy buildings. The window offers a flush opening with no projection into or out of the building, this style of window is frequently used on schools and hospitals. VS600 hardware has been designed alongside the experts at Caldwell and utilises various standard hardware designs. As well as the vertical sliding sash, VS600 features a ‘tilt in’ operation that facilitates the cleaning of the external glass. The system features low line glazing gasket that will accept 28mm sealed units. The system can achieve overall U Values of 1.6W/m²K and a W.E.R. B rating. VS600 windows also feature concealed drainage and a concealed coupling option. Assembly of VS600 is optimised through square cut outer frame and sash joints which require minimal machining aiding fabrication.

MC600 is a new curtain wall system capable of providing impressive, practical & economic glazed facades as a solution for both small and large scale multi-storey commercial buildings and ground floor treatment. The system has been designed with efficient fabrication in mind. MC600 benefits from an interchangeable transom/mullion profiles that allow fabricators to utilise the same section for both purposes whilst achieving consistent sight lines. MC600 is assembled on-site by a stick build system and can incorporate Smart window and door inserts.
