espite the energy secretary saying there will be no UK blackouts this winter, the margin between the amount of electricity generated and peak demand is expected to be just 4.1 per cent – the smallest gap in seven years. National Grid claims this is due to a series of generator closures and breakdowns, but has announced it will take emergency measures if necessary. The traditional approach to electricity is supplying to meet demand, yet a clear solution is reducing demand for power in the first place. Using energy efficient building materials and installing renewable technologies are just some of the ways to reduce this dependence. It is concerning that last year, just 6% of the UK’s energy generation came from renewable sources, far behind gas, and even coal. In this month’s issue, FC&A profiles two outstanding examples of buildings that are striving to add to that percentage. On page 6, we pay tribute to the development of The Enterprise Centre – a new development by the Adapt Low Carbon Group at the gateway of the University of East Anglia in Norwich. It is on target to be the UK’s greenest commercial building, thanks to a series of renewable energy applications. This includes 480m2 of solar panels, predicted to generate over 43MWh in the first year. Meanwhile on page 11, a striking new office facility has been delivered with excellent eco credentials. Exemplary approach to Passivhaus The Enterprise Centre, a new development by the Adapt Low Carbon Group at the gateway of the University of East Anglia (UEA) in Norwich, is on target to be the UK’s greenest commercial building. Recently, it has reached its highest construction point where traditional thatch meets modern solar panels on the roof.
C
onstruction of this £11.6m building started in 2013, with support from UEA, the European Regional Development Fund, BBSRC, New Anglia Local Enterprise Partnership and the Buildings Research Establishment. The project is managed by Adapt in close partnership with construction, infrastructure and design company Morgan Sindall and architects Architype. The aim is to construct one of Europe’s most sustainable buildings, which has meant challenging the project team to achieve industry-leading standards. To date the development of The Enterprise Centre is exceeding every expectation and is on course to achieve the highest sustainability building standards, these being BREEAM Outstanding and Passivhaus certification

as well as having one of the lowest embodied carbon footprints of any building of its size in the UK. Adapt has also set its sights on the Centre fostering innovation, stimulating smarter ways of working, promoting new industry standards and creating new supply chains. Well ahead of its opening in May 2015, it is already proving to be a catalyst for change and is on schedule to deliver these objectives. Unique design aspects include less specified materials such as Thetford timber, Norfolk straw and heather, and hemp. The structural frame was constructed by Cygnum and made with timber sourced from local Thetford Forest. The Morgan Sindall project team collaborated with Cygnum, The Forestry Commission and Thomson Saw Mills to take lumber that isn’t generally used for timber frame construction and used it to compose some of the structural elements of the building. A thatched roof and elements of the external walling enhance the sustainable appeal of the building – which is expected to have a 100 year design life. The design also aims to have less than a quarter of embodied carbon of a regular building. Sustainable construction methods are constantly implemented in order to achieve the Passivhaus and BREEAM targets. Green procurement, collaboration and engaging the supply chain has been a key component in the overall project. Lumber normally used for simpler purposes like fence posts and pallets has been used for the timber frame structure evidencing that this is possible. Elsewhere, the structure contains 98% recycled steel frame instead of 50%, which is the industry standard.

“Innovation has been at the core of the project and this will ensure that the methods used in the construction of the Enterprise Centre will continue to be used industry-wide, as the project strives to leave a lasting legacy, in the region and beyond. “People have generally shied away from using local timber in construction, doubting its suitability as a construction material. We wanted to challenge that perception and tap into the great resources, which are available locally. “Due to the area’s climate and soil conditions, timber sourced from East Anglia tends to be fast growing Corsican Pine, which has a number of characteristics that make it more challenging than timber sourced from further afield and so does not lend itself as easily to this type of structural frame. However, our team was committed to using local timber and so we conducted extensive research, which enabled us to sort, condition and grade the Thetford timber which we used to construct the building’s frame.” Ben Humphries, Associate Director at Architype said: “The aim from the outset was to design a unique, striking and welcoming Enterprise Centre, which acts as a demonstration of low carbon innovation and renewable materials, dynamically announces the entrance to the university and also elegantly interfaces with the historic Earlham Park context. The project was completed by Midlandsbased G F Tomlinson which delivers projects in the commercial, industrial, retail, healthcare, leisure and education sectors. G F Tomlinson worked closely with Romax Technology to ensure that the building met the company’s needs and that employees of Romax were aware of all the activity happening on site. The strong links between GF Tomlinson and Romax helped to provide a seamless transition for the company moving into its new headquarters, ensuring all client needs were met. Site tours were provided at regular intervals for employees of Romax Technology to allow them to familiarise themselves with the striking new building as it neared completion and begin planning ahead for the move from their old offices into the new facility.

Natural ventilation has also been used where possible throughout the building, with the addition of windows which open at low and high levels. Around 20% of the building’s energy consumption has been provided from renewable sources primarily achieved through the use of heat from a district heating network, which uses Biomass as a fuel source. The air handling units (AHU) that have been incorporated into the building, provide ducted hot or cold air which is entrained through the flooring of the wings at each level. Use of a lower ceiling zone down the central spine of each wing of the building accommodates ductwork which supplies and extracts air to and from the flooring. The AHU’s also incorporate heat exchangers throughout the office to extract and re-use heat from exhaust air in winter, further enriching the building’s sustainable credentials. The Romax building has been built with good daylight provision in mind, meaning that during normal daylight

Manipulating the elements The Romax building cleverly utilises a hollow concrete floor which incorporates a circuit of voids in the floor’s thickness. This works to distribute warm air in the winter and cool air in the summer – allowing the thermal mass of the floor to retain warm and cool temperatures depending on the time of year. The soffit of the flooring has been left exposed to act as a radiator or cooling panel, cleverly manipulating the natural elements. Using natural ventilation, light and heat throughout the building was at the core of G F Tomlinson’s vision for the Romax building, ensuring it is a project which excels in innovation. The building has been located on the site of the former Raleigh Cycle Factory, re-using a brownfield site, efficiently enhancing the local area, without negative impact. The building is the fourth successful project by GF Tomlinson on the Jubilee Campus at the University of Nottingham and the works were completed within budget and handed over on time so that Romax could move in on schedule. The building was finished to an exceptionally high standard ready for use when the project was handed over. For this

would be adequate. Yet the average UK consumer uses 150 litres of water each and every day – roughly a third more than their European counterparts. And it is a cause of grave concern, even if the UK has seen some staggeringly wet winters of late. Back in 2011 the

Government issued a White Paper, grandly entitled Water for Life, that set out proposals to overhaul the water industry, and including proposed rules on how water should be extracted from rivers without risk of “running them dry”. The Environment Minister warned that parts of the UK faced droughts unless attitudes to water use changed, and said the Government was planning to “incentivise” water efficiency. On the domestic front, it was said that households in Britain would be encouraged to install dual-flush toilets and garden water butts to try to prevent water shortages. And what happened? Well, not a lot. There has been no surge in sales of dualflush toilets or any other water efficient fittings. Another Government might have tackled the problem with legislation, despite you not being able to dictate behaviour through legislation alone. When California introduced a limit of 10 litres/ minute on showerheads as a water-saving measure; Californians just installed lots of shower heads in their bathroom instead! What consumers need to push them towards water efficiency are the same incentives that impel them to purchase energy efficient electrical appliances and thermally efficient homes: a combination of ethics and economics.

he cost of living has become a centre of current political campaigning and debate, thrusting the water companies on to the newspaper headlines to take their place alongside the energy companies as villains to be accused of making excessive profits at public expense. Jonson Cox, chair of the industry regulator Ofwat, has voiced concern at how water companies have been able to make more money than had been expected between the current regulatory period, 2010 to 2015. Mr Cox wrote to the water companies urging them to consider cutting bills and reminding them to behave “responsibly” and recognise “the needs of the customer.” So, with this political pressure on the water companies you might expect that water efficiency would be as important to the consumer as energy efficiency is. But the fact is that water efficiency is one area where what the consumer says and what the consumer does are entirely different. In any survey, consumers agree that saving water and not wasting hot water are desirable. Few argue that the country should have yet more reservoirs at £1 billion each, when a small reduction in water consumption would mean that our existing resources
Voice of the Industry When energy and water efficiency are perceived as both saving money and the planet then we are likely to see more of a push towards water efficient fittings. Whether that is through water metering or higher bills is, however, a political decision. For the moment, though, there is plenty that the industry can do to help itself as a recent report for WRAP (the Waste and Resources Action Programme, the non-profit recycling advocate) points out. The report was commissioned by WRAP after Defra asked it to work with retailers and merchants to increase customer takeup of water efficient products. In particular it wanted to focus on the introduction of water efficiency labelling for all bathroom fittings using The Water Label. The research included an on-line survey, interviews with installer, visits with consumers and focus groups with mixture of social and economic grade of consumers; and those with and without a water meter.
Much of what the research discovered is simply a confirmation of what most people would have thought in the first place. The ‘key purchase motivations’ are nothing to do with water efficiency but more concerned with style and design, price, specification and performance. Water efficiency is simply one of those qualities that are secondary – nice to have but not a deal breaker. More usefully, the report highlights how many consumers simply think about water efficient products negatively. For instance, most consumers believe that water efficient fittings will cost more to buy and are more likely to go wrong than ‘standard’ fittings. This problem is more acute with showers as consumers assume that “a water efficient shower will be a weaker/ poorer performing shower, and all of the focus groups were characterised by at least one or two participants saying that a water efficient shower would make them less likely to purchase it”.
Now, that is plain wrong.We have the technology to deliver perfectly comfortable showers that use less water and so cost less in use – and it costs roughly the same as its nonecological equivalent.Yet there seems to be a perception in the market that water-efficient showers are not as good and they are for “losers” – “winners” have water-guzzling power showers. The shower industry has itself to blame to an extent, as the “green” showers are hived off onto separate ranges from the luxury products. Even the language reinforces this as many showers have an ‘Eco’ setting and a ‘Normal’ setting, the implication being that the Eco setting will give you the showering equivalent of a hair shirt. Perhaps changing ‘Eco’ to ‘Normal’ and ‘Normal’ to ‘Boost’ would be a step towards changing perceptions, or calling showers “optimised” rather than “water efficient”. The WRAP report concludes that consumers are only likely to choose water efficient fittings if they are associated with their prime considerations of design, price and performance. So, consumers are more likely to buy a water efficient fitting if it has lower running costs, improves performance or incorporates a significant innovation such as eco-click taps. The link between water efficiency and energy efficiency should be easy to promote without complicating the message by talking about global concerns and water shortages. Consumers do not have to know or care that heating water has the same impact on C02 levels as the aviation sector or that it is harder to heat than granite.What will concern them is that they spend money upon heating something that is literally money down the plug hole – but how many people know the cost per minute of a shower or how that compares to an average bath? The aim for water efficiency is that it should be established as a necessity in the same way as double glazing and loft insulation. Everyone buying a new house expects double or triple glazing and not because they want to save the planet: they want a comfortable, quiet house without massive bills for central heating. In future, they should want water efficiency in the same way.

Steni applies colourful quality A total of five colours of Steni rainscreen cladding panels, including four specials, were specified for new-generation student accommodation to meet planners’ requirements for a “quality” product.

ome 852m2 of Steni’s Colour panels, in three special greens and a special yellow as well as a standard grey, have been used on the elevations of Falkland House, a sevenstorey student complex in the up and coming area of Islington, Liverpool. The fibreglass reinforced polymer composite panels, with a smooth surface of 100% acrylic that is electron beam cured without the use of solvents, were specified
by CTA Architects for the facade of the £3m luxury, private-rent apartment block. Falkland House, with three universities on its doorstep, comprises more than 100 larger-than average student en-suite cluster pods and studios and self-contained, onebedroomed apartments originally available to investors from just £52,000. A study hotel managed by Urban Student Life, it combines all the benefits of living in a hotel, such as 24-hour concierge

and laundry service, with the freedom of living in student accommodation for first-year, undergraduate and postgraduate students. Islington is regarded as Liverpool’s next big destination, with millions having been spent regenerating the area and delivering new public spaces, retail outlets and a new array of bars and restaurants. Falkland House is on the site of a former industrial unit.
Meeting design aspirations The Steni cladding was installed on the part timber frame with pile foundations structure by specialist sub-contractor Highline Cladding for Liverpool-based main contractor PHD1 who are established partners with developers Pinnacle MC Global Network. CTA’s brief was for a landmark building on one of the key entry points to Liverpool City Centre. It was the first time they had used Steni panels but it will not be the last. Architect Peter Norton said: “We specified the Steni panels to meet the planning department’s aspirations of a quality product on this landmark building. It helps break up the mass of the building and gives it a vertical emphasis and rhythm.” He added: “It gave us a reflective surface and when positioned beside the white render it gives a colourful and energetic building without being over the top. Having said that we consider it to be the building’s ‘bling’ element.”

The future of construction is moving towards a considerable overhaul with the government’s plans to go carbon neutral. T
he way an area is lit is as individual as the wallpaper or paint on the walls and the colour of the carpet. There are no limits to the ways in which light can be used and it can be pivotal in creating experiences and memories that inspire us. In the workplace it can provide a safer and more productive environment but it can also be used to create particular moods and to provide us with a sense of security. For example in a hotel foyer first thing in the morning, when people are checking out and starting their working day a brighter, more efficient light is more appropriate than the softer, muted tones that can be deployed when people are checking in at the end of the day and want to feel more relaxed. Much of these different outcomes can be achieved by the careful and considered use of lighting controls. The simple addition of a control unit can make a simple luminaire intelligent. Lighting control systems are installed to maximise energy savings from the lighting system but without compromising on the quality and effectiveness of the light be provided. Different percentages of energy savings can be made when using different control methods which are more commonly referred to as smart lighting installations. At its most complex a lighting control system is an intelligent lighting solution that incorporates many different input and output systems that relate to lighting control when using multiple central computing devices. At the other end of the scale the most simple

lighting control is the on/off switch, which when in the latter position obviously offers optimum energy saving! The next step up from this and one with which we are all familiar, is the manually operated dimming switch, where the user can select and alter their own level of lighting to suit their own requirements at any specific point in time. As a mid way point, luminaires may be set to maintain a pre-determined level of light within a room that may vary according to the amount of natural light.This can be overridden manually by those using the space to meet their own needs, e.g. the lighting required in an office when a skype call is taking place will be different from when the same office is being used for personal

appraisals. Control products range from simple control devices such as the dimming switch through to far more sophisticated devices in what can referred to as a ‘comfort’ range. Installing a simple control into the fitting such as the basicDIM ILD, DSI-SMART or basicDIM DGC occupancy detection and regulation according to daylight or other ambient light sources is possible, and energy savings of up to 80% could be achieved.
Optimum efficacy But lighting control doesn’t stop there. As modern building energy management systems become ever more complex, other considerations can now be taken when planning the lighting controls. Incorporation of additional capabilities such as monitoring of emergency lighting, energy consumption or remote access and control that when combined with intelligent ballasts ensure optimum efficacy of the lighting system with benefits in maintenance and reporting operations. So returning to ‘how, where and when?’ How lighting controls are used is down

to the lighting designer and the end user. With careful planning controls can make lighting more economical, more ecological and improve functionality. They are already widely used indoors and as they continue to evolve we will see ever more sophisticated applications for the domestic, industrial, retail and health care markets. The latter offers significant opportunity as we gain a better understanding of the importance of circadian rhythms, the significance of natural daylight and the best application of tuneable white light. In any of these scenarios ‘comfort’ is the emphasis. At the same time architects and urban designers are also realising the potential offered by outdoor applications of lighting control. Wherever the light and whatever the role of the space being lit the purpose of lighting control is to ensure that the right amount of light is delivered from the luminaire in the right place at the right time.

Review of employment Contractor financial services specialist Outsauce is urging self-employed individuals working in the construction sector to seek an expert independent review of their working arrangements.
A
ccording to the firm, many selfemployed construction workers are using schemes that they are simply not eligible for, meaning they risk being pursued by HMRC further down the line. Outsauce CEO Miles Lloyd says that a sanity check will quickly identify if individuals are using the best scheme for their circumstances and complying fully with legislation and tax regulations. “With a large number of construction workers operating on a self-employed basis, many individuals – particularly those who have operated alone for a number of years – are using schemes that they simply aren’t eligible for.” The construction industry scheme (CIS) was conceived to help the genuinely selfemployed, but many construction workers are being falsely classified as self-employed in order to avoid PAYE tax and employers

National Insurance contributions (NICs). Miles adds: “While independent workers may benefit from a small increase in shortterm pay, this is at the expense of longer term employment rights, benefits and protections. More concerning than that however is the exposure to risk.” HMRC will pursue individuals that incorrectly use schemes such as CIS whether knowingly or unknowingly. This means that individuals may be liable for retrospective tax liabilities and in the worst instances, fines of up to £3,000 for providing a false statement during the registration process. Miles continues: “Individuals shouldn’t be using CIS if they are continuously engaged by a company that is effectively their fulltime employer or have a supervisor that in any way controls their day-to-day activities or tells them what tasks to undertake. “Under the Onshore Intermediaries Act,

The construction industry scheme (CIS) was conceived to help the genuinely self-employed
this means they are subject to ‘supervision, direction or control’. Many construction contractors will fall into this bracket and if they carry on using CIS regardless, will be at the highest risk of investigation. “Given that HMRC is using construction as a target sector for onshore legislation, the risk of contractors being pursued has never been higher so independent construction workers should act now to protect themselves.” Other rules including a minimum earning level of £30,000 per year and exclusions for architects and surveyors may give individuals further reason to check if they are eligible or need to switch to another compliant employment model. Given the complexities of the rules, the best way for independent construction workers to find out if they are using the optimum model, is to get a thorough independent audit that pays particular attention to individual circumstances, compliance and maximising take home pay. Miles concludes: “I would encourage contractors to ensure the review is conducted by an impartial service provider offering all three HMRC recognised models: contractor PAYE (umbrella), limited company – also known as personal service company (PSC) and self-employed (CIS). “This way they will know that all options have been carefully considered when a recommendation is made.”

A changing market
The population is ageing and this is driving the market for inclusively designed bathrooms, whether that’s in hotels, private dwellings or public buildings. As such, special needs bathroom products have become less institutional and more stylish, whilst still complying with Part M of the building regulations. Here, Sharon McKenna of Barwood Products, explains more.
M
any different reports state that in addition to an ageing population, today in Britain about one in 10 needs some kind of assistance in the bathroom due to some kind of mobility problem. This means that in addition to a growing domestic market the commercial sector, particularly hotels and education, holds great potential for the sale of inclusively designed bathroom products. If we look at the domestic market, most adults prefer to adapt their homes, but they don’t want to compromise on style for essential practicality. In fact, today more than ever, the baby boomers with disposable income expect the same standard of design they find in noninclusively designed bathroom products. Key here is ensuring there’s enough room for a wheelchair and at least one

care-giver, whilst delivering a pleasing bathroom space. There’s a lot to consider in the design of such a bathroom, and it can be easy to overlook the finishing touches that actually make a great difference. For toilets there is a growing trend away from traditional, institutional styles towards softer, more rounded shapes. Inclusively designed products certainly have come a long way. In the commercial market, or even a child’s bathroom in a domestic scenario, there are some really contemporary designs to thrill and delight children. All perfect for nurseries, schools and children’s hospitals. How welcoming to have a child’s inclusive washroom facility that is fun. For baths there is an increasing number of chic low level and walk-in baths that any member of the family will be happy to use. Safety features such as a slip resistant base are increasingly common as are integrated handles, which are easy to grip. Baths with a wide edge and step-in access are also a popular design feature, making it easier for an elderly or disabled person to get into the bath. With the growing popularity of showering there are now shower baths available that also offer easy access. For showers, whilst the controls must, of course, be at least a TMV2 to TMV3 compliant, there’s a wider range than ever before of cubicles and seats. There is growing demand for bariatric seats, so again, look for manufacturers who really cater for this market sector and in addition to quality product, can also offer a wide choice of style. As construction is once again buoyant in the UK, there’s great need for those working in domestic and commercial sectors to remain abreast of design and technical innovations in the inclusive design and special needs arenas.

Blending heritage and design Located in the highly sought after area of Bow, East London, Vita is a prestigious new development of one, two and three bedroom apartments by Hill. Created on the site of a former wallpaper factory, the client was keen to pay homage to the heritage of the area, as such one of the fundamental requirements was that the construction should somehow hark back to its origins.

lanners, architects and developers looked to a material which would allow maximum versatility, and maximum creativity – as well as one which would meet the demands of exacting planning requirements. For this reason, one of the key specification criteria was that the chosen facade should be able to hold a detailed imprint. The beautiful, organic flower, which blooms across FunderMax’s jasmine Max Exterior cladding, does exactly this – emulating the traditional design of hand printed wallpaper – in striking contemporary fashion.

esigned by Architects DMOA, Heverlee, and Fabricator Janssens-Peeters, Rillaar, this home features an unusual partially submerged walled patio. At the same time it welcomes in maximum light, thanks to the skylights and large expanses of glass on opposing walls which offer unobstructed views of the hills and forest. Thanks largely to a variety of aluminium window and doors from Reynaers at Home, the house makes the most of its location in terms of views and light with the boundaries between inside and outside being blurred. The architect has created a building that responds to rather than competes with its location, while the clients have a house where they can spend as much time outside as inside. The main living room spans the house, providing open plan sitting, dining and kitchen areas. Using a combination of Reynaers at Home CP 155-LS large sliding patio doors and Reynaers at Home CS 77 fixed windows, DMOA was able to incorporate the spacious atrium as part of the living area, which leads through to a swimming pool. CP 155 has inherent strength, which makes it possible to offer very large dimensions – up to 3m in height and a maximum vent weight of 400kg. Thanks to the ‘High Insulation’ upgrade, the system can achieve superior insulation levels down to 1.07 W/m2K (Uf value). This results in a glazed element with insulation values lower than 1.0 W/m2K, allowing the CP 155-HI system, which is certified with a Minergie label, to be used in low-energy buildings. The system is available with a low threshold option that creates perfect continuity between indoor and outdoor spaces, and improves accessibility to buildings.

One of the main challenges was how to create the entrance from the car park, the largest in the centre housing around 1200 parking spaces
Located in the Centre of Eindhoven, a city in the south of The Netherlands, an existing mall, including shops, restaurants, a casino and music hall, takes on an entirely new expression – one which aims to push a complete shopping experience to its visitors.
W
e think that shopping in the future is going to be much more about the experience rather than just the product you buy and this is what we’re trying to create – starting from the moment you enter the Heuvel from the iconic Bauporte revolving door – it’s the first door in the world to be built in this way,” explains Project Manager David Visser from client CBRE Global Investors. The redesign by UK-based architects Dunnett Craven and Dutch practice van Aken Architecten included a new floor and ceiling, new escalators, LED lighting and refitting the entrances. It was required to fit new fire and safety regulations, which had dramatically changed since the building’s construction in 1992. One of the main challenges was how to create the entrance from the car park, the largest in the centre housing around 1200 parking spaces, to the shopping mall. “The current entrance’s revolving door was mechanical, too small and awkwardly positioned, and a simple replacement would not suffice due to current fire regulations.We needed to meet a 30-minute fireproof door regulation and we didn’t want any exhaust air from the car park to enter the retail areas so we needed an extremely functional

solution. At the same time, the entrance was an opportunity to make an impression on our visitors – so we needed a highly aesthetic solution,” explains James Craven from Dunnett Craven Architects. Due to fire regulations the clients and architects needed a revolving glass fire resistant door, requiring a special solution owing to the 3.6m height of the door. Bauporte worked with two glass companies to produce a 30-minute fireproof glass solution. “I was searching for a company that could make this one-of-a-kind door and that’s where Bauporte came in,” explains Visser. “They had a smart idea that would achieve fire standards but they went two steps further than we anticipated.They designed a bespoke fire-resistant glass door with collapsible wings and ambient LED lighting in the ceiling.” Craven adds: “The local fire department said that our solution was far better than any possibilities they had imagined.The environmental control was important and the Bauporte team produced thermal studies to prove that the correct temperatures could be controlled directly behind the doors on a winter’s day.” As well as this unique Bauporte door, the architects used these fireproof revolving

Redefining the entrance
doors in other parts of the project – reinforcing how continuity in extraordinary quality can add to a unique shopping experience. The automatic 30 minutes Fire Proof Royal Prestige Revolving Door (RP 4200 AYN MCW FP30) is made with a stainless steel base construction with stainless steel mirror finish cladding. It has collapsible wings, acting as an emergency exit if calamities occur or in case of fire. At night, the door is able to automatically close against fire and together with a curved drum wall creates a 30-minute fireproof separation. Additionally, Bauporte developed an overpressure system, in the form of a special air curtain at the base of the door, to prevent exhaust air from the car park entering the mall. “Heuvel will show what a visual and technological upgrade can do in terms of user comfort and functionality, making it a top example for other retail destinations,” says Visser.

Installing EWI can have a dramatic impact on energy and family finances, saving up to an average of £460 on fuel bills
Behind the facade External wall insulation is proving a popular solution for a growing number of households, helping tackle fuel poverty and health problems. But it can exacerbate rising damp that wasn’t an issue before installation, warns Safeguard’s R&D Director Dr Eric Rirsch.
T
he number of properties with external wall insulation (EWI) is growing. Government statistics show that between October 2012 and March 2014, around 47,000 homes had EWI installed, thanks to the Energy Company Obligation (ECO) scheme. Installing EWI can have a dramatic impact on energy and family finances, saving up to an average of £460 on fuel bills, according to the Energy Saving Trust. However, there could be downsides. One of the potential problems that some may not be aware of is that if rising damp already exists in a wall, EWI is likely to make it worse. The market for EWI is potentially huge. According to the Insulated Render and Cladding Association (INCA) there are around 8 million homes with solid walls in the UK, a third of UK housing stock and half of them are occupied by people in fuel poverty. These properties require either external or internal insulation in order to reduce energy loss through their walls. There are pros and cons for EWI and internal wall insulation (IWI). Cost is usually much higher for EWI, whereas one of the most common concerns about IWI is that it reduces living space, as well as causing disruption for households, and in older properties hides any period features behind the new insulation. One of the cited benefits of EWI over IWI is that it is less prone to causing or exacerbating damp problems. This is true in some cases.

EWI reduces the risk of vapour condensing on the inside skin of the wall as the dew point temperature moves closer to the external face of the insulated wall. It can also protect against penetrating damp, which is caused by driving rain. However it is important to ensure that there are no gaps, for example at the eaves, where rain can find its way in and get trapped behind the insulation. But what neither EWI nor IWI can do is improve the situation with rising damp.The height that damp will rise is largely influenced by the rate at which moisture can evaporate from the wall. Cover either side of a wall up and you prevent evaporation, although with IWI the problem is less obvious as it is hidden and may take some time to emerge. Most of the UK’s solid-walled housing was built before the 1920s and the majority of these were constructed without a dampproof course (DPC).Though not all these properties will suffer from problematic rising damp, the lack of a DPC does mean that if the conditions are right, it will occur. Water will rise up through all porous materials – such as brick, mortar and sandstone – and as mortar ages it can become more porous.The characteristics of the wall’s material, its ‘sorptivity’ or ability to absorb liquid by capillary action, combined with the evaporation rate are what determine how high damp will rise. Often the damp only rises a few inches up the wall and remains hidden behind the skirting board – one of the reasons they

were invented.Where rising damp becomes a real problem is when it gets high enough to reach timbers which can lead to decay – or if it starts to damage decor, with occupants noticing blistering paint or peeling wallpaper. Where severe rising damp is present in a property where EWI is planned, advice should be sought from a specialist surveyor. However, cases that are not severe can be treated quickly and cheaply by installing a remedial DPC. The treatment of rising damp can be costly, especially when expensive replastering is required. However some damp-proofing products are more effective and reduce the need for replastering and there are now fast, low cost replastering systems which have recently reached the market. Installing a DPC has been greatly simplified with the development of modern products that can be installed rapidly. Holes are drilled at set intervals along a mortar bed, and filled with a damp-proofing cream, or dampproofing rods inserted.The chemicals from the cream or rod diffuse out to form a DPC. The potential problems with rising damp should not be a reason to discount EWI as a possible solution to solid-walled properties requiring insulation. It is a vital tool in improving the energy efficiency of our housing stock and decreasing the UK’s carbon emissions. However, it is important that more care is taken when surveying properties prior to EWI installation, so that even the most minor cases of rising damp are treated. The last thing that anybody wants to see is measures aimed at improving a household’s quality of life leading to damp and the health issues that it can cause.

Flowcoat meets tough demands Flowcrete supplied Iveco with a range of solutions as part of the company’s vast and complex flooring project at its new manufacturing facility in Pretoria.
T
he 55,000m2 installation was the largest flooring project in South Africa at the time and required multiple specialist and bespoke systems to be applied throughout the large manufacturing complex. The global leader of industrial vehicles carried out an extensive specification process to ensure that the finished surface within its new facility would be able to withstand the intensive activity that would be carried out on site. Out of the seven companies that put forward flooring samples during the specification process, Iveco recognised that the systems provided by the global resin flooring specialists Flowcrete would be the best fit for its latest development. Flowcrete South Africa’s Managing Director Craig Blitenthall said: “When Iveco chose us they knew that they were choosing quality over costs, as there were cheaper alternatives available – however when it came down to which supplier was best placed to meet their demanding requirements it was Flowcrete that came out on top.” To meet Iveco’s high aesthetic requirements Flowcrete had to supply its solutions in the same colours as the client’s international standards. To do this the resin flooring specialist developed and produced floors in bespoke tones that matched Iveco’s corporate colours.

Before the floor finish could be applied the concrete substrate had to be assessed to find out what damage had been caused by a fire that had broken out during construction. To fix this floor layer the underlying concrete slabs were taken up and the area rescreeded. Support beams and sliding doors that had been fire damaged were removed and the floor cavities left behind were filled in with Conrep SF65. chemically resistant nature of this solution makes it ideal for large-scale manufacturing plants, as it will maintain a seamless, impermeable and bright surface despite the inevitable heavy work load, oil and grease spillages, hot water washes and the physical impacts of heavy equipment. Flowcoat SF41 can optimise the working environment of industrial facilities in a number of ways. Its adjustable anti-slip profile means that the use of graded aggregates can be tailored to reduce the risk of slips and trips depending on the location. This system was also used for the demarcation lines, creating bright and clear yellow signage to aid navigation around the busy, multi-complex site. Flowcoat SF41 was utilised for this, as Iveco wanted a solution that was thicker and more durable than the standard demarcation line product. Several areas of the facility required the floor to have specific properties.The laboratory and paint mixing rooms had the polyurethane resin system Flowfresh HF ESD installed across the floors and Flowfresh WR ESD was applied as coving around the drains. These systems not only create a seamless and easy-to-clean floor, but they also have electrostatic dissipative properties to avoid static charge build up.This was important within the laboratory as static charges in the floor can damage sensitive electrical equipment and within a paint room it can be a dangerous ignition source. TTA responds to member needs with new website The Tile Association launched its new website in August, in response to research amongst members which flagged up strong demand for improved online marketing. The new website is part of a suite of online tools which the Association has available for the benefit of members. High performance plasterboards provide sound solutions
Good acoustic separation plays a key role in improving the quality of living and working environments, as well as the wellbeing of occupants. According to the Gypsum Products Development Association (GPDA) well-detailed and constructed gypsum systems can now be more effective in reducing sound transfer between rooms than traditional masonry, which despite its mass, provides no solid path for sound transmission. Lightweight gypsum partitions provide a high degree of separation due to a cavity between two layers or plasterboard. Close the door on energy loss With over 120 chain stores operating 20k branches across the UK switching the heating on and throwing their doors open to customers, it’s no wonder their energy bills are making a huge hole in their profits. As internal temperatures drop by as much as 10°C within moments of the doors opening, it’s time for businesses to close the door on energy loss.

or the all-encompassing solution, without the inconvenience or discomfort caused by constantly opening and closing doors – air curtains fit the bill perfectly. These improve the efficiency of climate separation between the indoor and outdoor environment, compared to previous models. RENSON unveils its range of sliding panels In reply to the growing demand for aesthetic, multi-functional facade elements, RENSON offers a range of sliding panels, called Loggia. These systems open a wide range of possibilities as sun shading system, visual screen or fence, but also for intensive ventilation, daylight control or partial shading. The Loggia sliding panels consist of a solid aluminium frame, fitted with aluminium blades. Different types of blades can be used. Depending on the desired enclosure and the required see-through visibility, the blades can be positioned at different inclinations and with different blade pitches. Maintaining history, preserving the environment Penpont House, situated in the Brecon Beacons National Park in Wales, is a privately owned Grade 1 Listed house built in 1666. Its current owners opened the house and grounds to the public for the first time in the building’s history, in 1996. Lighting up research The Design Prototyping and Testing Centre (DPTC) is one of the latest buildings in Rotherham’s Advanced Manufacturing Park. Founded by the University of Sheffield in association with companies such as Boeing and Rolls-Royce, it was built to establish new standards for manufacturing research facilities worldwide. Designed by Bond Bryan architects, the building’s BREEAM Excellent rating was achieved using a variety of concepts including Kalwall translucent wall cladding. The Centre is designed as a people facility contained within a single rectilinear volume. Here researchers working at
their desks are able to view the large scale workshops from a high-level office mezzanine thereby giving an intimate relationship between the two types of space. Widely used for cladding and roofing, the highly insulating Kalwall system is

A Sika Liquid Plastics waterproofing system has proved to be the perfect fit for one of Liverpool’s most historic office buildings, The Cotton Exchange. Grade 2 Specialist Structural Repairs were specified for the job after the company applied to go on a Liquid Plastics contractor scheme. Part of the process Grade 2 had undertaken was to put three projects forward, The Cotton Exchange being one of them. Grade 2 were briefed to carry out isolated concrete repairs to wall areas along with restorations to all the decoration works to the exterior of the property. The Cotton Exchange also required a Sika Liquid Plastics product that was watertight, ensured longevity and was aesthetically pleasing to the human eye; this led to the specification of the Sika 618 and Sika Reemat premium being installed. *

Skyline adds stylish curve appeal Located next door to the Emirates Stadium, Queensland Terrace is a Barratt London scheme comprising three striking tower blocks, each housing a number of studios and one, two and three bed apartments, with breathtaking views towards Canary Wharf and the City. As part of this exclusive newbuild, Alumasc Rainwater’s Skyline Wall coping system was specified to protect the towers from water ingress, whilst also providing a sleek, stylish and contemporary finish. M Price Ltd installed the coping system, working in conjunction with architects for the project, CZWG Architects.
Skyline is a versatile coping system available in a choice of several standard widths. However, its flexibility also allows for bespoke designs to suit any project. At Queensland Terrace, a bespoke Skyline coping profile was created by Alumasc to suit the buildings’ curved architecture. The colour of the coping also
had to be uniquely blended to match the mutli-coloured facade. In total, over 1200 linear metres of 3mm aluminium Skyline coping was fitted to every balcony at Queensland Terrace and along the top of the scheme’s curved walls. In addition, Alumasc also supplied the Harmer Roof Outlets across the development. Speaking of the technical challenges posed by the project, Ivan Colvil, Technical Sales Manager for Skyline, said: “We worked very closely with our installers M Price Ltd to develop a system that would enable us to fix the Skyline product across the top of the curved structures. Gilgen automatic door operator now fire door approved An automatic swing door operator from Gilgen Door Systems has become one of the first of its kind to be independently tested and approved for use on fire doors. The Gilgen FD 20 swing door operator fitted with safety sensors recently passed stringent fire safety tests carried out through Exova Warringtonfire, one of the world’s leading fire safety and resistance testing specialists. The tests examined the resistance of the operator when fitted to fire doors exposed to extreme fire and heat up to 1000°c. Reynaers takes to the water with Paynes & Borthwick An extensive range of systems have been supplied by Reynaers Aluminium to a prestigious riverside apartment, office and retail development in Greenwich. The architectural aluminium systems were specified and installed at the Paynes & Borthwick site which comprises five blocks and a tower, with heights varying from three up to 18 storeys. The project, fronting onto the River Thames, includes 257 highly specified one, two and three bedroomed apartments, as well as 14,000ft2 of commercial office and retail space. A series of aluminium systems were supplied by Reynaers including CW 50 curtain walling, which the company says provides unlimited creative and installation flexibility, while also allowing the maximum amount of light into a building. Also installed are CS 77 and CS 38-SL windows which are both thermally improved, with three chamber systems offering safety and comfort for the occupants. FASERFIX KS drainage system excels at Oil Salvage Terminal Based within the Merseyside dock area, Oil Salvage Limited is a major UK company specialising in waste oil recycling. The operation also includes the treatment, reprocessing, safe disposal or recycling of other hazardous wastes. Trading since 1986 this family-owned firm is committed to a continuous investment programme to ensure stringent operational and environmental standards are met at their sites.
Recently the company resurfaced one of its service yards. It was essential the 5450m2 concreted yard had an effective and robust surface water drainage system. The company chose Hauraton FASERFIX KS200 Type 020 Fibre Reinforced Concrete (FRC) channels fitted with 20mm slotted ductile iron gratings having a loading Class of F900. About 180m of channel were supplied and installed in three separate runs. Each channel has a drainage cross section of 509cm2 with the channel system for the site designed to handle a rainfall of 50mm per hour. Safety and sustainability helped Crown Paints play a part in a major multi-billion pound project at Heathrow Airport. The manufacturer was chosen to supply its flameretardant paint, Crown Trade Timonox, for use in the new Terminal 2B at Heathrow Airport.

epresenting a £2bn investment, Terminal 2B is the largest airside project Heathrow Airport has ever undertaken. The specification was supported by Crown Paints’ pioneering carbon footprint reporting service, used throughout the project. Heathrow’s Terminal 2B has been constructed by Balfour Beatty and sets a benchmark in sustainability as the world’s first Building Research Establishment Environmental Assessment Method (BREEAM) certified airport terminal. Balfour Beatty consulted with suppliers, including Crown Paints, to ensure complete sustainability throughout the project, something which was aided by Crown Paints’ carbon footprint reporting process. The environmental team from Balfour Beatty gathered information about materials on site, to feed into their own Sustainability Action Plan. KPIs were measured in areas including energy and water usage and materials. With Crown Paints having the ‘tried and tested’ information available about its products, from raw materials through to transport, Balfour Beatty was able to use best practice methodology in accordance with PAS2050.

London’s Blackfriars Station has been transformed as part of Network Rail’s Thameslink Programme. Station car park benefits from Berry cladding The exterior cladding on the new Banbury Station car park in Oxfordshire has been designed to help the building blend into its environment and was installed by car park specialist Berry Systems.

he number of passengers using the Banbury station doubled between 2003 and 2011 making additional car parking capacity a major priority for Chiltern Railways. McNaughton Architects reduced the impact on the local environment by specifying Glass Sto Panels for the exterior cladding. This means that the residential properties opposite the car park are reflected on the walls of the steel framed, four storey structure.This helps it to blend into the neighbourhood rather than stand out against it. Berry Systems formed part of the design team for this, together with McNaughton and the main contractors, Osborne. Hill Cannon designed the superstructure which was erected by James Killelea. The panels consist of toughened glass bonded to a carrier board attached to an stainless steel and aluminium rail carrier.They are manufactured off-site which aids quality

control and reduces on-site installation time. As well as the Sto Panels, Berry Systems also supplied and installed the capping panels, soffits, internal perforated metal infill panels, the link bridge security and access gate, rail side security mesh and, of course, the vehicle safety barriers for which Berry Systems are renowned, on all the ramps.These

barriers consisted of RB1 spring steel buffers supporting a Berry Beam barrier, anti-climb mesh and integral pedestrian handrail. Partnership raises awareness of construction dust danger Arco, supplier of safety equipment and workwear and the British Occupational Hygiene Society (BOHS) has entered into partnership to help raise awareness of construction dust with the aim of reducing the number of construction workers that die each year from exposure to harmful construction dust on site. Brick industry supports young bricklayers In a bid to boost the country’s number of budding brickies, the Brick Development Association (BDA) is taking its #LOVEBRICK roadshow to a number of colleges around the country. The BDA is working with the Association of Brickwork Contractors (ABC) to drive the study of bricklaying forward and increase the number of skilled bricklayers in the construction industry. The number of skilled bricklayers in the UK is at an all-time low, following the credit crisis in 2008 and the downturn in the construction industry. Now that the industry is in a phase of recovery and growth, the need for more apprenticeship schemes is essential to avoid a fall in output. This initiative, supported with funding from the Construction Skills Training Board (CITB), aims to raise the awareness and knowledge of brickwork and the important contribution it makes to the built environment.
Titled #LOVEBRICK, the initiative will be delivered to a number of colleges throughout the country in a series of workshops and presentations by the BDA, brick manufacturers and brickwork contractors. Students will have access to specifically written technical guides, presentations and demonstrations, as well as regular communication through social media platforms. Simon Hay, Chief Executive Officer for the BDA, comments: “We want to encourage people to learn the skills and crafts of bricklaying, so it is essential we invest in the training and development of the next generation of bricklayers.
