e are currently commemorating 70 years since the Battle of Britain. ‘The Few’ were in fact 2,353 young men from Great Britain and 574 from overseas, who saw so many of their colleagues die - we should always remember that, and them. Bombings throughout the country saw so much demolition, and so much rebuilding. Some enabled slum clearance and post-war housing improvements, some post-war developments were themselves torn down due to the various new materials/methods becoming unliveable – and un-loveable! But the massive building boom brought about many technologies we still use today in varying and more sophisticated forms, especially pre-fabricated and off-site products. The east end of London is seeing one of its biggest redevelopments since the war. More than one hundred companies have expressed interested in taking over the Olympic Stadium after the 2012 games. Both West Ham United Football Club and AEG, which runs the O2 Arena, are thought to be in the running. Let’s hope that it’ll become a post-games success much sooner than it took the Millennium Dome to reach its eventual place on the ‘great venues’ map. This time of year brings a glut of exhibitions; 100% Design in September,The Facilities Show early October, and Interbuild which last year became Interbuild Specifier and Interbuild Onsite, and this year morphed in to BEST: Built Environment Solutions and Technology. After another year of seeing some big construction names disappear, how important is it to have a presence at an industry expo - are you exhibiting a product or proving that you can afford to? And it’s party conference season too – by the time this issue hits your desk they’ll be over.Will carefully thought out plans to underpin our industry and re-start stalled projects be unveiled? Will funding be announced to build all of the social housing we keep being told is needed? Will investments be declared that ensure trainee and apprenticeship schemes can continue? ! s i h t k c o l C The Saltire Society’s 2010 Housing Design Awards celebrated projects ranging from tiny rural homes to fantastic urban apartments, with Scottish Culture Minister Fiona Hyslop MSP handing out the accolades at a high profile ceremony in Edinburgh. We take a look at some of our favourites from the shortlist.

T

he categories were large scale housing development, private dwelling (new build), renovations alterations and extensions, and small scale housing development (in association with CIH Scotland).The first ever recipient of the Saltire Medal, a special award and cash prize chosen by the inaugural guest chair of the awards - and current world architect of the year - John McAslan, is Skye practice Rural Design. “The quality of entries for this year’s Saltire Society Housing Design Awards was extremely high, which made the final selection a difficult exercise,” said McAslan, “The Medal winner, Fiscavaig, stood out for its innovative use of materials and design which took account of its surroundings and setting.The standard of architecture currently being produced in Scotland is extraordinary and Fiscavaig is a perfect example.” Fiscavaig does not feature here as we’re looking at it more fully in a future issue, but we’ve chosen some of the other winning designs to showcase here.

Greenhouse Fact File Project: ClockTower, CityQuay, Dundee Architect: Archial Architects Ltd

T

he ClockTower is a Grade ‘A’ listed building, on a prominent site on Dundee’s Waterfront. Built in 1877 as a jute warehouse, the landmark structure was symbolic of Dundee’s position as a world leader in the jute industry and has been described by client Unicorn Property Group, as “a cathedral to commerce”. The £3m project involved the conversion of the six storey building into a total of nine, two and three bedroom luxury flats and three duplex penthouses.The client’s brief was to create a quality development which was positioned to maximise the potential of the unique fabric and location of the building.The aspiration was that the ClockTower should both benefit from, and contribute to, the renaissance of the CityQuay area of Dundee.

The conversion of the ClockTower saw the retention of the historic structure, together with many of the original features, including cast iron columns with brick barrel vault ceilings and “Belfast” steel trusses. Individual roof terraces have been created for the

penthouses, and copper clad balconies have been added to the gable end to afford spectacular views over the River Tay; the clock mechanism and clock faces have been restored to full working order.

Fact File Project: Rock House, Achianich, Loch Tay Architect: Colin Andrew Smith Architects

T

he form and linear plan of Rock House was influenced by the longhouses associated with the historical Clachans traditional to the upper Tay Valley, Achianich being one such settlement.The site, an elevated rocky promontory, is enclosed by larch trees, through which panoramic views of Loch Tay can be seen. In contrast with

the early stone built longhouses, which were built to protect their inhabitants against the climate, this house does not suggest a series of impenetrable walls, but a sense of openness to its external surroundings.The zinc-clad roof, curving to mimic the profile of a thatched roof, has deep overhangs creating morning and evening covered decks providing shading in summer whilst maximising sunlight during winter months.This roof along with the house being set into the rocky crag ensures that it maintains a low profile on the landscape. The elevations lack formality with an underlying sense of order, which exploits the views whilst maintaining privacy from the adjoining cottages.The external walls are clad in naturally weathering larch reflecting the surrounding trees and complimenting the soft grey of the zinc roof.The entire structure was prefabricated off site and installed as a series of bolted panels with the external and internal finishes already applied and insulation in place. Greenhouse Fact File Project: Ravelston Terrace Apartments, Edinburgh Architect: Allan Murray Architects

A

llan Murray Architects were asked to look at how they could bring new life back to Croythorn House – a 1970s concrete frame and brick clad office building, the saving grace of which was its enviable position located on the ridge of a hill, with spectacular views across the city, and possibly only eclipsed by the views from the Castle itself.The existing concrete frame was retained, and a new 3m zone added to the side of the structure in which

An elegant external glazing design with simple balconies respects the horizontal nature of the main building, as well as solid towers to the north and south elevations. The series of balconies and glass walls take advantage of the views and give external space to each of the properties, as well as providing solar shading.The additional depth of new structure on the

west allowed the formation of a distinctive curved facade out of which the ‘troughs’ of the curve form deeper balcony areas relating to the west facing living rooms on this elevation.The ‘peaks’ of the wave wall accommodate the three new stair and lift cores that serve the flats.The continuous cantilevered glass balustrade present on the east is also repeated on the west elevation creating a very dramatic play of light and shadow during the day.

Fact File Project: Bookend Cottage,Tobermory Architect: Roxburgh McEwan Architects

B

ookend Cottage on Albert Street is located within the elevated streets of the old town of Tobermory, high above the popular and colourful harbour-front. This compact new-build house integrates seamlessly with the ridge line of the existing traditional single storey cottages on the north side of Albert Street.The form, materials and detailing of the house also respect its vernacular context until the roofline kicks up at the South-East facing gable, creating a strong termination to the terrace of houses stepping down the street.This gable also acknowledges the larger scale of the adjacent post-war semidetached house. Advantage has been taken of the fall along the site to achieve a surprisingly spacious one-and-a-half storey house which allows the open-plan living, dining and kitchen spaces to inhabit the volume of the roof form at first floor level while the bedrooms

and bathrooms are located at ground floor level.The house is entered from a small entrance court at the east gable end which allows for level access from the sloping street and also offers steps up to a small private garden. Simple planning within the house leads the inhabitants on a journey that culminates in the generous, sliding/folding gable window and balcony opening off the upper floor living spaces which take advantage of the wonderful open views to Tobermory Bay, the Sound of Mull and the mainland beyond.

he capsule was buried to mark the completion of the £3.25 million flagship development ‘Alhambra Court’ at Upper Belgrave Road in Normacot, Staffordshire, which will provide state-of-the art accommodation for the over 55’s. Frank Haslam Milan (FHM) West Midlands, which forms part of the Keepmoat group of companies, delivered the scheme on the brownfield site of a former vicarage on

The scheme comprised a 30 Unit sheltered accommodation built in line with a BREEAM Multi Residential Assessment (Very Good Standard - NHBC Assessed) and 4 bungalows for the over 55s built in line with Code for Sustainable Homes

Additionally, to maximise use of the sustainable features, the scheme encompassed an in-depth residential user guide given to each tenant

the scheme which includes two separate areas for the preparation of food, prayer rooms, wash areas and secure parking for residents. Rob Atkins is FHM’s Technical Coordinator, who managed the design and technical aspect of the Design and Build schemes. “The apartment block was constructed of masonry and encompassed thin joint block work, brick/block and render panels with a traditional timber mansard roof system,” he explained. “It was orientated and directed towards the ethnic minorities in the area and included prayer rooms, wash rooms and suitably positioned sanitary ware. Sustainable attributes include a high efficiency communal boiler system from Potterton, increased wall insulation to maximise U-values cost effectively, low energy light fittings, and water saving sanitary ware (low flush WC, restrictors in taps and shower mixers) to maximise 105ltr per person per day.” “The bungalows were constructed of high performance block work with a 150mm

cavity and full fill Driterm 32 insulation, Jet Floor Super floor system to achieve targeted U-values, high performance windows and doors, 300mm Cross laid loft insulation to achieve targeted U-values, and high efficiency boilers from Alpha Boilers (Alpha Solar Smart 90 including Zenex Heat Exchange Unit),” continued Rob, “resulting in a 25% Improvement on Part L of the Building Regulations.” A number of eco measures are also integral to the scheme, such as solar panels and thermal building technology to make heating the development more efficient. The bungalows have been built to level 3 under the Code for Sustainable Homes and the eco elements of the scheme could help FHM secure a BREEAM rating. “It is wonderful to be in a position to launch the scheme this summer which is highly technical and has used some highly challenging construction methods,” said FHM’s Site Manager Paul Goodman. “One of the most interesting aspects of the scheme has been the use of thermal and eco technologies and it very satisfying to see the end result now the development is complete. FHM and Staffordshire Housing were keen to involve local schoolchildren in the project as much as possible from the start of the contract.We also set out to ensure that the community is kept fully informed every step of the way and to do this a representative from FHM attends the Normacot Residents Association monthly meetings to keep residents up to date with

the progression of the development.” Sheryl Hare, Deputy Head at Alexandra Infants School, was pleased to be involved. “The planting of the time capsule has been part of a wider community project in conjunction with Staffordshire Housing.The children have been engaged in cross curricular activities that have enhanced their learning.This has contributed to the school being awarded the International Eco Award last month.Who knows - in fifty years time some of these children may be living in one of the apartments with their time capsule right out side.The children thoroughly enjoyed the time capsule project and as we’re based just a few yards from the scheme it made them feel part of the construction process.They were also taught important lessons in health and safety to prevent them using the construction site as a playground and were given an insight into the construction industry and people’s different careers.” All units will be compliant with the Lifetime Homes standard, which ensures homes are suitable for people at all stages of their lives, and are being built under the 2008 BREEAM Multi-Residential assessment.

Cutting carbon through climate control

The CRC Energy Efficiency Scheme registration phase is already complete – and all organisations required to participate should already be monitoring their energy usage. John Durbin, Engineering Department Manager at Daikin UK, argues that it is necessary to embrace “whole building thinking” in order to minimise an organisation’s legal liabilities and trade successfully in carbon allowances – and that means incorporating heat recovery.

T

he challenge continues to cut energy consumption and resulting carbon emissions, so that participants can benefit from lower energy bills and minimise the carbon allowances they have to purchase. Maximising energy efficiencies and minimising carbon emissions has never been more important for commercial buildings than it is now.With the CRC Energy Efficiency Scheme in force, large organisations such as shops, hotels, banks, hospitals, universities, central government departments and local authorities, will need to improve their energy performance or pay the penalty by purchasing more carbon allowances. But if we are really serious about reducing our carbon output, and helping building users to minimise their CRC obligations, those involved in modern building design will need to work together towards the goal of zero heat rejection. Every day, many hundreds of tonnes of

CO2 are released by waste heat being rejected into the air. It is easy to see that if we capture this waste heat and reuse it where it is needed then we will achieve the highest levels of efficiency.We need to embrace a holistic approach in which heat recovery creates a “virtuous circle” of climate control. The technology of reclaiming heat from one area within the building and transferring it to another has come a long way since its introduction in the wake of the energy crisis of the 1970s.Then, it was seen as an add-on or niche technology and not considered a serious part of a building’s climate control systems.Today, heat recovery can be incorporated within a well designed and fully integrated climate control system to dramatically reduce energy consumption. The principle is simple. By taking unwanted heat that is generated from items such as IT suites or telecoms equipment and reusing it elsewhere in the building where it is needed, heat can be generated at a much lower cost.The aim must be to reject heat only after every avenue has been explored where it can be used.

Whatever the building – a new hospital, retail complex or office building – it is vital to understand the planned usage patterns and occupancy levels right from the design phase so that a fully integrated system can be developed that meets the building users’ needs, while minimising energy consumption and carbon emissions. To achieve this, some heat pumps are capable of diverting heat from indoor units in cooling mode to areas that require heat. Air source heat pumps, which use latent heat from the outside air to produce 65-75% renewable heat for buildings and services, achieve significant energy cost savings compared with traditional fossil fuel boiler systems. Utilising the latest Variable Refrigerant Volume (VRV) technology can deliver typical efficiencies of between 300% and 500%. Varying the refrigerant volume to exactly match the building need at any instant saves both money and energy, while allowing each area to maintain its set temperature. For example, each kilowatt of electricity used by a Daikin VRV heat pump will return approximately 4 kW of heat, making it 400% efficient.Where heat recovery within a VRV system is employed in balanced

mode, it has been proven to deliver truly exceptional efficiencies of more than 1000%*. The effectiveness of air source heat pumps can also be maximised by the use of multiple zones on one circuit.Their flexibility means that system design can be optimised so that, for example, IT and server rooms can be cooled and the heat reclaimed from these areas used to heat hot water for sinks and radiators, ventilation systems and over-door air curtains at entrances. Heat recovery works particularly well in ventilation systems – typically a major area of heat loss. Daikin VAM heat reclaim units incorporate a specially developed heat exchange element, which extracts waste air from a room and recovers the heat from that waste air. It then transfers the heat to the fresh air supply being delivered to the room, thereby reducing the cooling/ heating load on the air conditioning system. Cooling is also ‘free’ when the outdoor

temperature is below that indoors. Such heat recovery ventilation technology can be included as part of a total heat recovery solution. Both VAM and VRV systems can be integrated to provide year round heating, cooling and ventilation for small to large-sized offices, hotels and other complex buildings.To achieve maximum efficiencies, however, it’s critical though that architects and contractors talk to climate control experts at the very outset. By working with suppliers early in the design process, it is also possible to ensure that a lifetime approach is taken to systems planning.The ongoing operational efficiency of air condition and systems has a huge impact on both carbon emissions and energy consumption, while also affecting the reliability and life expectancy of the system. Utilising the latest remote monitoring technology can help to ensure that system performance is optimised, energy consumption is minimised and

potential malfunctions are corrected before they can occur. As the CRC Energy Efficiency Scheme gets fully under way, carbon allowances will be bought based on the energy consumption of organisations. High energy consumers will have to spend more on carbon allowances, while those that make energy savings will be able to sell on unused allowances – and profit accordingly. It has been predicted that the secondary trading market under the Scheme will run to some £600 million. In order for large energy consumers to be winners rather than losers in the scheme, it has never been more important to develop a holistic approach to heating cooling and ventilation – and for architects, designers and suppliers to embrace a whole building approach to climate control. *Based on an REYQ10P in mixed mode at nominal conditions

Schooled in sustainability St Luke’s is the first primary school in mainland Britain to achieve a BREEAM rating of ‘Excellent’. Designed by Architype, this £6.05m trailblazing, all-timber, highly sustainable primary school in Blakenhall is a flagship project for Wolverhampton.

T

he school is oriented on a north-south axis to maximise solar control throughout the school day and to minimise glare and solar gains. It is critical that the design intention is supported by the way in which the building is subsequently operated. Key approaches to ensuring this are: installation of a Building Management System training of the site manager guidance for use - innovative cartoon guides, developed and displayed in each room, explain to children (and adults) how the building works and the best way to control the environment in each room to minimise energy. installation of EcoDriver, a specialist software within the school network which links to the main BMS, providing minute by minute monitoring and feedback of energy and water consumption, continuously broadcasting this data to a prominent display in the school and/or pupils’ and teachers’ laptops.

The external fabric of the timber frame building is highly insulated with recycled newspaper giving good air-tightness. Minimal cold bridging helps to reduce heat loss and minimise the heat load requirement. Architype specified other sustainable/ natural materials including linoleum and rubber flooring, recycled carpets, entrance matting made from recycled car tyres, and natural organic timber finishes, creating a healthy, non-toxic and comfortable learning environment for school children and staff. The building is designed to provide natural ventilation to the majority of spaces using

openable windows and vents linked to the BMS. All classrooms are cross-ventilated with the north facing classrooms venting through vent chimney structures. Low flush toilets and concussive taps fitted with flow limiters help reduce the water consumption. The primary heating is provided by a combination of biomass and gas boilers. Predicted annual heating energy use is 41.8kWh/m² and calculated annual CO2 emissions are 8.8 Kg/m², a 68% reduction over the current Building Regulations. The brief for the project was to create a highly sustainable school with a specific focus on reducing energy consumption – and the result is a striking yet refined heavily insulated prefabricated timber frame building that achieves a BREEAM rating of Excellent within a standard budget. The innovation lies in the fact that the building does not rely on renewables (apart from biomass), but achieves excellent environmental performance through simple and cost effective solutions.


Public Sector Focus: Education Additional ongoing sustainability measures within St. Luke’s include: Travel Plan: The school has developed a sustainable travel plan specifically for the project. Secure cycle racks and shower facilities have been incorporated into the building. Recycling facilities: Staff and children are encouraged to minimise waste. On-site recycling facilities are provided for paper, printer cartridges and plastics, and there is also a composting facility.

What the doctor ordered! Pellhams Clinic in Bournemouth needed to be a bright, new, state-of-the-art community clinic – and a robust, vandal-proof building! Greendale Construction’s newbuild project provides a tonic for the locals.

T

he original facility on this site was a series of portable temporary buildings which, although served a purpose, had become unfit for public use. Following careful demolition of the existing ‘temporary’ facility the site was cleared and prepared for the construction of a new building. With traditional cavity construction and pitched feature roofs with hidden gutters, the two storey building of traditional design consists of masonry load-bearing walls on concrete trench foundations with brick/part-rendered elevations, tile clad

roof, masonry partitions and aluminium windows, constructed to a robust standard. Greendale incorporated a second storey office area within the roof, served by an internal lift.The gross floor area of the building is approximately 410m². Inside the property, facilities include a new secure entrance lobby, reception and patient waiting area,W.C facilities, treatment rooms, an audiology room with special audio soundproofing, a family planning clinic, podiatry, and a child health centre. A new minor surgery suite was also created with reception and modern waiting area. Externally, for added security, ‘anti vandal’ guttering and down pipes were designed into the scheme to prevent unauthorised access to the roof areas. The audiology room was constructed as a special sound proof ‘room within a room’ with its own cavity construction and purpose made specialist acoustic entrance door and ceilings.The walls to this room were clad in sound absorbent panelling.

Pellhams Clinic is located within the north area of Bournemouth and the new facilities greatly enhance the services available for the local residents. “NHS Bournemouth and Poole worked closely with Greendale Construction to ensure a quality build was achieved and local patients are now enjoying excellent facilities in this modern, flexible health facility,” said Sarah Elliott of client NHS Bournemouth & Poole. “It was important to develop good working relationships to ensure there was a shared understanding about requirements which avoid the need for changes within the building programme.”

Tamar Housing Society is a not-forprofit housing association that owns and manages over 500 homes in and around Plymouth. A recent project in the village of Treburley involves the construction of ten brand new affordable homes. Designed as a village courtyard arrangement, there is an emphasis on landscaping and the retention of existing ecological features

uilt by the Leadbitter Group on behalf of Tamar Housing Society, the development gives a much needed boost to affordable housing in the Launceston area. The project on Callington Road includes two, three and four bedroom family homes, plus two flats, one of which has full disabled access.

The land for the development was made available by Cornwall Council, and the scheme received an investment of £151,000 from Cornwall Council and £430,000 from the Homes and Communities Agency.The new homes are available to rent or buy and have been built specifically for people who live in the parish or have strong connections with it.

Designed to Code for Sustainable Homes Level 3, the development incorporates solar heating and mechanical heat recovery ventilation, which provides a 25% reduction of carbon emissions above current building regulations. The houses were constructed on a traditional strip foundation, of brick and block construction, with Kingspan cavity insulation, under a traditional slate roof. The doors, which were oak veneered IG metal, were installed as a pre-hung door and frame set.This method of off-site construction makes the doors easier and quicker to install on site.The contract build period was 50 weeks but Leadbitter completed the project ahead of schedule in June 2010 after starting on site in August 2009.

“We are delighted with the development at Treburley, which is Tamar’s first new build project in Cornwall,” said Caroline Theyer, Chair of Tamar Housing Society. “We hope the residents enjoy their new homes and become part of the strong local community.”

Parish Councillors, local dignitaries and staff from both Tamar Housing Association and Leadbitter attended the ceremony. Building work began at the site last March and was marked with the planting of native trees as part of the scheme’s landscaping.

Paul Munro, Regional Manager of Leadbitter’s South West Housing Division, added, “We are proud to be working with Tamar Housing Society to improve housing choice for local people, and we hope to continue this relationship for many years to come.” The eight houses and two apartments, built over four blocks, were built on 0.7 hectare site situated off the A388, 4.5 miles south of Launceston in Cornwall. The development has been designed as a village courtyard arrangement with an emphasis on landscaping and the retention of existing ecological features.

Talk about it! Continuous engagement with key stakeholders can streamline processes, and function as a form of risk management. Erika Roshdi, Sustainability Communications specialist at IMS Consulting, says that whilst there continues to be much focus on short-termism, a better way to securing long-term success lies in building effective online dialogue with stakeholders.

S

ustainable development provides an opportunity for improving operations and enhancing competitiveness. According to a recent study of 500 senior executives commissioned by O2, despite the acknowledgement that sustainability is important for business, it has taken a backseat to the pursuit of short-term profits on the boardroom agenda. Given the uncertainty that pervades the construction industry in this post-recession period, the focus on survival is understandable.What many companies are beginning to grasp now, however, is that the more effective route to long-term success is building sustainability into top-level corporate strategies that affect the way they operate, from decision-making to the final stages of project development. In a climate where there is a fear of risk taking, genuine two-way stakeholder engagement has an important role in risk mitigation by allowing organisations to identify risks and act on them in a timely manner. Stakeholder consultation can be essential for innovation as it brings together expertise and experience from various disciplines within the sector, ensuring a higher quality decision making process and a broader perspective in problem-solving. Engaging internal and external stakeholders Stakeholder engagement is also crucial in building trust in the organisation, both internally and externally. Employee trust and motivation are inextricably linked to issues such as health and safety, and engaging with internal stakeholders engenders a long-term perspective that

prioritises employee needs. And it is not just employees who benefit. Organisations will reap the advantages of favourable reputation, greater productivity and higher quality of output, along with avoiding penalties associated with non-compliance. It is equally important to ensure that dialogue is established and maintained with those affected by projects, including local communities, businesses and government. Without the support of these stakeholders, companies are liable to risk rejection, negative action and a tarnished corporate reputation. Building trust and encouraging ownership of projects requires ongoing two-way dialogue with stakeholders. Online dialogue The web is the ideal platform from which organisations can build such dialogue with stakeholders. Using online tools such as StakeholderTALK™ (developed by IMS) helps organisations build twoway communication strategies, enable businesses to exploit the opportunities provided by the web in engaging both internal and external stakeholders. An important benefit of the web is its ability to collect, measure and evaluate both quantitative and qualitative data from different stakeholders. Recent deployments of multi-stakeholder engagement hubs have enabled organisations to participate in meaningful two-way dialogue that have been used not only in initial project development phases, but in establishing continuous communication with stakeholders.This evaluation of evolving stakeholder views over time is crucial in building trust and ownership of projects.

The various components of multistakeholder engagement hubs can also be deployed separately to meet specific communication needs. For example, as businesses face increasing pressure to provide evidence of their commitment to sustainability, tools such as StakeholderTALK Case Study! can be used to offer proof of and encourage best practice for both internal and external stakeholders. Such online evidence databases consist of an updateable library of case studies that users can search using key criteria to find what they want, allowing them to stay up-to-date with operations and projects. Organisations, in turn, are able to gather important feedback on the topics of most interest to these different groups. One such example is that of Skanska’s Sustainability Case Studies database (www.skanska-sustainability-casestudies.com), which allows case studies to be categorised by location and aspect of sustainability. Business as usual? The effective engagement of stakeholders requires top-level strategic implementation. Often an afterthought or a checklist item to be ticked off, such consultation unsurprisingly has little impact on outcomes. However, the nature of communication is changing, socially and corporately, and the construction industry must exploit the opportunities offered by online communication tools in order to stay ahead of the curve. One-way corporate communication to stakeholders will not suffice; long-term success requires ongoing two-way dialogue with those who will affect the future of the organisation. www.imsplc.com

Solving the mystery… Whilst awareness of the function and benefits of heat pumps has increased, the actual workings of the products may still remain a mystery. Nu-Heat looks at the theory behind the technology.

for heat pumps to produce water of a higher temperature, but heating water to 50ºC, for example, reduces the CoP achieved.

A

heat pump transfers energy from outside to inside and uses it to provide heating and domestic hot water. In contrast to all other heating systems, a heat pump system supplies more energy than it draws from primary sources. Heat pumps are at their most efficient when the water produced is at the lowest possible temperature, for instance between 35°C and 45°C.This makes them ideal partners for warm water underfloor heating (UFH).This partnership enables a GSHP to reach its best Coefficient of Performance (CoP) which could be as high as 5, meaning that the heat pump is performing at 500% efficiency. It is possible

The ground loops of a ground source heat pump (GSHP) system contain a glycol solution. As this is circulated around the ground loops (usually at sub-zero temperatures), it absorbs the heat from the ground and transports it back to the heat pump, starting the first stage of the vapour compression cycle. The low temperature glycol enters the evaporator within the refrigeration unit where the refrigerant passes across extracting the heat.The refrigerant boils, turning into a low-pressure vapour.

This whole process is designed to constantly draw the heat from the ground at a steady rate, returning the glycol back through the ground loops at a lower temperature.Therefore it is important that the system is designed to a specification that allows the ground to recoup energy removed by the glycol through the ground loops.

Next, the vapour passes through a scroll compressor. Once through the compressor the vapour is at a high pressure and the temperature has been raised considerably.

Air source heat pumps (ASHP) don’t have the same constraints as they take their energy from the external air.The efficiency of ASHP is slightly less than that of GSHP, although they are more practical for many installations in terms of size and space needed.

Passing the vapour through a second heat exchanger (the condenser) enables the heat to be extracted at a higher temperature to the primary water for the heating and domestic hot water side of the system. Having removed the heat from the vapour it condenses back to a

he two giant birds that perch atop the Liver Building on Liverpool’s pier head are supposedly the guardians of the city’s fortunes.They’re not doing a bad job at the moment in spite of the ongoing problems in the UK economy. Unemployment levels are continuing to fall on Merseyside and the vibrancy of Liverpool itself is reflected in new buildings and developments across the city. None of them, however, will come to match the iconic status of the Royal Liver Building itself. A Grade I listed building, it first opened in 1911 as the custom built home of the Royal Liver Assurance Group, it is now arguably the only privately owned primary landmark of any UK city, linked to the identity of culture and identity of Liverpool so much that it is a key part of Liverpool’s UNESCO designated World Heritage City status. One of the first buildings in the world to be constructed from reinforced concrete it also broke new ground from an architectural perspective, inspiring other buildings such as the Manhattan Municipal Building in New York and the Seven Sisters in Moscow. It is still home to the Royal Liver Friendly Society who have maintained and developed the building over the

past 100 years and are committed to its ongoing development.The latest phase of its development has entailed a complete reassessment of its function, a sympathetic modernisation of the interior, the development of additional leasable space, compliance with legislation such as the Disability Discrimination Act, the introduction of new energy saving features, combined with the restoration and preservation of the building’s many historic architectural features in consultation with stakeholders including English Heritage. The man responsible for driving these projects is Group Head of Property Peter Fane. ‘The last major redevelopment of the building took place in the 1970s’, he said, ‘but although we were aware of issues that needed to be addressed in terms of the building’s look and infrastructure, especially because it was still the major asset of the firm in a number of ways, it was conversations with our tenants that gave us the impetus for the scale of the refurbishment programme.We were aware that not only did the Liver Building need to be developed to keep up with modern demands, it also faced far higher competition from the new buildings that were springing up on our doorstep.We had to address that competition but also remember that we could offer the wow factor that others would never be able to.’

The project with main contractor and designer Claremont Group Interiors has been ongoing as part of a programme of work, the initial two phases of which completed in the summer of 2010.The first phase included the refurbishment of the building’s West Entrance Atrium, to create a suitable sense of having arrived in an iconic building, complementing the identity and values of the building and its owners.The refurbishment aimed to

Design & Desire sympathetically reinvigorate the existing features of the atrium. ‘This involved not only caring for features that we could see, but also uncovering and renovating ones we could not,’ explains Liz Farmery of Claremont. ‘In many ways the project was one of restoration as well as refurbishment.The work naturally entailed exposing features such as mouldings and cornices that may not have seen the light of day for some time and which people may not have even been aware of. In one instance, we discovered a whole room that was not shown on any of the drawings.’ The solution entailed retaining the atrium’s original features, including the original arches to the columns, the staircase to the basement, the circular light dome, roof glazing and stained glass windows. From the remaining space, the light fittings, roller shutter, frames, glazing to arches and water feature were stripped out. Columns, arches, ceiling coffers and walls were refurbished, redecorated and replaced. A new tiled floor was laid over the existing

floor and new direct and indirect ambient and feature lighting installed.The atrium was also designed to accommodate the later addition of a mezzanine deck – a lightweight structure with perimeter walkways and staircases connecting the levels, all to provide an elegant costeffective way of increasing the overall leasable floor space of the building. ‘It was important that we had a business case for the work,’ explains Peter. ‘So as well as retaining and attracting tenants to the building, we also had in mind to

increase the amount of space we had available to let out.We managed this by making better use of the space we already had but also by increasing the amount of floorspace, most notably by introducing the entirely new mezzanine level.’ The second phase involved design and refurbishment works on the main ground floor and the atrium to introduce new ideas whilst restoring existing features to their former glory.The existing interiors have been stripped back, but all existing features have been retained and in many cases restored. o meet the specialist requirements in domestic dwellings and public buildings, manufacturers of interior timber doors produce a range of performance doors to improve safety, insulation, and access for disabled people. Fire Safety In 2008–2009 there were a total of 326,000 fires in the UK resulting in the

deaths of 430 people.These alarming statistics highlight how important fire doors are in preventing fires spreading through buildings and providing time for the occupants to escape. Quite simply – fire doors save lives.

All fire doors installed in the UK must have BS476 Part 22 or EN1634-1 certification and conform to Part B of the Building Regulations. For most construction projects fire doors are generally manufactured to two standards – FD30 and FD60, offering at least 30 or 60 minutes protection respectively.Timber fire doors are generally constructed from solid density chipboard with softwood stiles and

Doors & Windows An essential component of a fire door is the intumescent seal. For a door to work effectively there has to be a small gap between the leaf and the frame, but this gap compromises the door’s ability to restrict the spread of fire.To overcome

this problem, manufacturers fit approved intumescent seals to the door leaf or frame.These flexible edge seals will swell when the temperature exceeds 200°C, sealing the gaps and stopping the fire penetrating from one side of the door to the other. Fire doors offering the additional protection of smoke seals incorporated into the intumescent strips will be classified as either FD30 (S) or FD60 (S). Disabled Access Under the Disability Discrimination Act, “reasonable” steps must be taken to ensure that disabled people enjoy the same level of opportunity or service as that available to non-disabled people. In the construction or renovation of buildings advice is provided by Part M of the Building Regulations, which in relation to the installation of doors – particularly in respect of public buildings – offers the following guidance:

So that disabled people can move easily and safely from one part of a building to another, single leaf doors on main circulation routes should have a minimum clear opening of 925mm. Single leaf interior doors not on main circulation routes should provide a minimum clear opening of 830mm to allow wheelchair access. For double doors where the overall width does not accommodate an equal split resulting in both panels providing the minimum clear opening, a two-thirds to one-third split is recommended. Glazed viewing panels or apertures fitted into the door leaf allow both disabled and non-disabled people to see if there is anyone on the other side of the door, an important consideration in busy corridors. To achieve effective visibility the viewing panels should be fitted to allow a clear zone of vision 500mm from the bottom of the door up to a height of 1500mm. It is important to remember that if the door is also acting as a fire door, the glazing used in the viewing panels must meet the current standard for fire resistant glass.

Thermal and sound insulation In addition to fire protection and disability access, door manufacturers are now producing products that offer improved sound and thermal insulation. Entrance doors to flats and apartments are required to provide adequate resistance to the passage of sound in compliance with Building Regulations Part E. Fitting an acoustic seal, including automatic drop seals, to the bottom of the door can achieve a reduction in the passage of sound by 10dB (decibels). It is worth noting that generally fire doors with a FD30 certification are acoustically tested to give a sound reduction value of 30dB, while doors with a FD60 certification are tested to 33 to 35dB. Higher energy costs and environmental concerns have resulted in a growing demand for doors that provide an improved level of thermal insulation.The amount of thermal insulation afforded by a door is expressed as a U value: the lower the value the higher the insulation. Generally, timber doors are now manufactured with a U value of 2, which is compliant with Part L of the Building Regulations relating to energy conservation and the reduction of carbon emissions. Under current legislation timber doors providing this level of thermal insulation are suitable for domestic dwellings and other buildings. www.vicaima.com

Marmox: meeting (and beating) the regs! With the release of the new 2010 building regulations there is now more demand than ever for products to be as energy efficient as possible. Marmox have responded with Thermoblocks, a product that gets to the bottom of the problem!

A

lready in 2002 the ‘Approved Document L’ of the building regulations significantly increased the requirement for thermal insulation in new structures and then additional revisions where made in April 2006. Now the 2010 building regulations aim to cut CO2 emissions by a further 25%. A tall order some may say, but the intention of these changes is to significantly increase the energy efficiency of the UK’s building stock to help combat climate change and cut the use of fossil fuels. The 2010 building regulations pay particular attention to thermal bridging. It requires

this to be addressed by the builder demonstrating to the planning authority that a sufficient psi value will be achieved. An effective solution for the builder would be to use an insulating product at the bottom of the wall when they are building it. Marmox have designed just the answer! Marmox UK Ltd, known for ‘Marmox waterproof insulation boards’ are introducing a new, innovative approach to conquering thermal bridging in walls. Already used in mainland Europe, Marmox Thermoblocks’ arrival in the UK is timed to coincide with the new building regulations. Designed to replace the bottom row of bricks or blocks in a wall, Marmox Thermoblocks virtually eliminate

the thermal bridge between the wall and the floor and create a waterproof thermal barrier. Tests carried out on Marmox Thermoblocks by The British Board of Agrement (BBA) state that, when using the product according to the ‘The Accredited Construction Details’, the minimum required ‘psi’ value for a thermal bridge (0.016 W/mK2) is at least doubled. Depending on the wall construction, the ‘psi’ value of the junction will be between 0.03 and 0.07 W/mK2. Marmox Thermoblocks have insulation properties equivalent to many common thermal insulation materials but with a compressive strength a lot higher than typical lightweight blocks. Due to the unique and ingenious production process the thermal conductivity of the product is much higher than standard extruded polystyrene and is comparable to phenolic foam.Whereas most lightweight blocks are only 3.5N, the minimum compressive strength of the Marmox Thermoblock is actually 7.0N/mm² (700 tonnes/m²). Consequently it complies not just with part L of the new regulations but also part A. Marmox Thermoblocks are made of extruded polystyrene, coated both sides with a fibreglass mesh embedded in a cement polymorter and injected with concrete columns.They are initially available in 65mm (equivalent to the thickness of a standard brick) and in 2 widths, the standard 100mm and the wider 140mm version for use with structures of more than one storey. A hint of Giza in Lennestadt Anyone travelling to Giza will, not surprisingly, see pyramids – but when travelling to Lennestadt in the Sauerland region of Germany, nobody would expect it! It’s therefore truly impressive – and Billie Turner of TT-UK explains that their energetic concept is just as surprising.

T

he Sauerland pyramids in Lennestadt are situated on a mountain overlooking the town of Meggen and can be seen from afar.The area has been named the Galileo Park, and exhibitions and presentations take place there. “It is not a place for simple, shallow minded entertainment. It is in fact a place full of sophisticated attractions, intended to awaken the interest in new topics and encourage the mind to reflect on certain aspects,” exclaims Wolfgang Schmidt, constructor of the pyramids and company owner of Rayonex (which is based in three of the seven pyramids) and the bore rig manufacturer TRACTO-TECHNIK (TT).

The pyramids are subject to an innovative energy concept.The decision had already been made to apply geothermal energy for heating and cooling in the first pyramid, which was built in 2005. One of the reasons for this was the fact that gas was not available in this region at the time and therefore the only alternative would have been oil, but this option was not wanted under any circumstances. Additionally, as TT had the necessary bore-know-how, the decision to go for geothermal energy was made very quickly.

50m length (total 900m) were placed into the mountain using HDD technology and later they were equipped with twin U-sondes.The heating load is 32.6kW.The heating is direct, which means without the use of heat exchangers by circulating the sole volume from the pyramids into the mountain and vice-versa. As the area is situated on the filled ground of a disused mining site, a special focus during the bore process was set on boring through water leading horizons, as much as possible. This was intended to increase the high extracting and regeneration performance.

Heating 99 metres, were carried out with the vertical bore rig Geodrill 20 V from TT. After completion these bores were also equipped with twin U-sondes (diameter 32mm). A 25% monoethylene glycol mixture was used as the heat transfer medium.To be able to dimension the earth sonde field, the distribution of the sondes was calculated in advance using the “Earth energy designer” software.The heating and cooling of the pyramids is steered from the energy supply station, the socalled “energy temple”.The 63kW heating pump installed here provides a pleasant climate in all the pyramids. In the Galileo Park it is not only the buildings that are heated and cooled, but also the 200m² pond. In this case the innovative GRD technology was applied. A shaft was installed on the pond’s island, from where ten bores up to 50m depths were produced radially (diameter 114 mm).The compact bore rig only required a small set-up surface and caused minimal surface damage.The bore rig has a great advantage when renewing heating systems

in old buildings. A study carried out at Siegen University has shown that radial bores are especially energy efficient and have minimal running costs. Water was used as a heat transfer medium inside the coaxial sondes.This is called direct heating and cooling, without adding a heating pump to the whole circuit.The geothermal heating and cooling load is 15kW. Furthermore an animal enclosure, where currently four coatis (members of the raccoon family) are living as “watchers” over the pyramids, was connected via an 8kW air-water heating pump to the

From my first summer at Art School in 1971, I have been with Wylie Shanks. After studying a year of law at Glasgow University I reverted to my vocation, and the practice has always held sufficient challenge to satisfy my design and business interests. I was an equity partner at 29, so have been nearly 30 years self-employed. Did you have plans to achieve this, or was it a series of (lucky?) events? A bit of both – I believe that luck has a lot to do with business as well as personal success, but I also believe you make your own to the greater extent. I always wanted to practise in Scotland, and was pretty focussed on doing it with Wylie Shanks, whose partners and reputation I respected. I got offered a very tempting alternative job with a bank at 28, and the senior partner at Wylie Shanks at that time made way by retiring early. A bit ‘incestuous’ in terms of succession planning, but a huge opportunity and challenge for me at the time. What has happened along the way that helps you in your position today? The way has been long, and a roller coaster ride. I have seen the upside – financial, project or competition success – and the downside – death of partners, forced retirals, several recessions, laying off staff.The industry/profession has undergone many changes, and I have

been at the forefront of many – design build procurement; fee tendering; project management; CDM regulations; PPP/PFI. Flavour of the month is now ‘sustainability’. You need to be flexible and tenacious to survive, and I have taken Project Management, Conservation Accreditation and CDM qualifications to ensure the practice responded to the market with the appropriate in-house skills. Conversely we have removed the multi-discipline element from the practice, believing it better to respond with sub-consultancy teams chosen for their relevant abilities for each project. All this experience helps with day to day judgements and decisions, since ‘the more it changes the more it stays the same’. I still believe strongly in traditional procurement methods and quality of professional service – not because of being afraid to change with the times, but because of my experience of changes over time. Do you think that industry newcomers will have the same opportunities you had? To the enthusiastic and hard working young architects that are now in my practice I try to pass on experience and knowledge, and ensure they fulfil their own potential and aspirations as far as within my power. With hindsight I personally came out of University with high hopes but have experienced a long and slow erosion of the architect’s place in the construction process and indeed in society at large.

There are still huge opportunities abroad, so the next generation need to be mobile to take advantage.There are always smaller scale opportunities in Scotland, which punches above its weight in architectural design and professional organisation. Currently it is really tough for the graduates to get meaningful employment and experience. I still believe that the architect is the natural team leader for procurement in construction, certainly among the professions, and definitely when it comes to adding value through design – they are driven by conscience, a sense of greater good and of history.There will consequently be opportunities for the ‘newcomers’ in our profession, which for the most part is the only construction team member not driven by purely commercial imperatives. How much has your industry changed since you have been involved – and have you caused any of these changes? I have touched on some of the changes in practice over the years, but the biggest has to be the IT revolution. It’s amazing how quickly we have moved from the drawing board to the computer, from the artist to the computer model, from typewriter to PC, snail mail to email, dial phones to multi –function mobile/satnav/camera. I would not claim to have instigated or pioneered any of these changes in a wider sense,

I think in responding to commercial pressures over the years, many architects have diluted with customer service – it remains a priority for us, so by not changing we have differentiated ourselves to the benefit of our clients.

What advice do you wish you’d been given at 25 (or 35!)? It will be harder than you think; it will not make you rich; you will not spend much time designing buildings? Actually, if I had listened to such truths I would maybe not have risen to the challenges ahead, so ‘never give up’ would be better.The retiring partner when I was 28 simply said ‘Look after your family and work hard’, so I did. Do you think advice can be given to people, or does everyone have to make their own mistakes? Advice needs to be given, but there different ways of delivering it. I believe in empowerment through delegation of responsibility, but that still needs good advisory input to ensure mistakes do not happen unnecessarily. Leadership is not just directing people though, it is also motivating them and setting an example to follow. Mistakes happen – hopefully not big ones, and certainly the lesson must be learnt and communicated. In our profession the smallest of errors can become huge construction or liability problems, so attention to detail and access to technical information is a priority.

I occasionally do expert witness work for the RIAS, and from that experience can safely say that our own efforts on quality management to catch drawing and specification mistakes are well worth it discovery needs to happen before construction. So - yes, people need to be advised in the right way, and no, we need to try to avoid mistakes.

‘Twickers’ gives Ronacrete a try Recently the tarmac paving outside Twickenham stadium was renewed and paths and walkways were applied on top of the new tarmac. Ronacrete’s Ronadeck Resin Bound Surfacing System was applied at a thickness of 15mm to create decorative, slip-resistant pavements. One of the biggest challenges for plasterers is dealing with the multitude of backgrounds on to which plaster must be applied, particularly when re-skimming old, previously plastered walls. Using Sovereign Plasprime® negates the need to refit using dry lining systems or by removing existing plaster. Traditionally to overcome difficult backgrounds a plasterer would apply a coat of PVA adhesive and sealer or a bonding agent to the surface. The plaster must then be applied whilst the bonding coat is tacky, giving only a limited window of opportunity. Furthermore where different backgrounds are encountered the bonding coat will dry at different rates increasing the difficulties in application. The final hurdle when using a bonding coat is that they are clear and so it is difficult to gauge that the whole surface has been prepared. Areas missed can result in the delamination and cracking of the subsequent coat of plaster. Leading interior solutions provider Armstrong Ceilings has almost quadrupled its recycling of materials from this year’s Farnborough International Airshow.This year, Armstrong has recycled almost 10,000m² (or 38 tonnes) of its Dune Supreme and Cortega tiles as well as 1,000m² of its Mezzanine board tiles.The Armstrong tiles were used in more than 20 corporate hospitality and business chalets used by such prestigious exhibitors as Lockheed Martin, Boeing and Northrop Grumman.These chalets are utilised during the show week of July 19-25, taking five weeks to build and fit out and one week to dismantle.

Key role for Scottish Galvanizers Key Role Glasgow-based Scottish Galvanizers Ltd has played a key role in the creation of the muchawaited 26 metre ‘Crouching Man’ sculpture, designed by the creator of the famous ‘Angel of the North’ sculpture, Antony Gormley. Part of Wedge Group Galvanizing, Scottish Galvanizers carried out the galvanizing of the entire 60 tonne, 26 metre structure including 547 complex steel nodes.The sculpture which has been designed to look like an electricity pylon in the shape of a crouching man will be situated on a sea-defence barrier near the coastal town of Lelystad, approximately 30 miles from Amsterdam. uring October we’ll be going to Total Workplace Management at Olympia, and BEST at the NEC, and hopefully we’ll see some of you there. And we’ll be making costumes for the Hallowe’en parties later in the month, although many of us don’t need to dress up too much! I’ve just written “Coming up in your November FC&A”, they are scary words – where did the rest of this year get to? I like autumn. October’s a bit of time to be making plans for the future, for Christmas, for next year, buying boots and having firewood delivered. Although it’s also a time for getting soaked every day, as the weather makes no difference to my dog! For many the future can be looking a little bleak – the most recent business closures should make those of us still in work or with a full order book feel quite lucky.Talks of redundancies and shrinking revenues continue, and banks are still in many cases being shockingly unhelpful. I hope all of you come through this okay, and stick with us, too.
