The winner was selected from some 15 city buildings whittled down to a shortlist of four, including new construction, extensions and refurbishments. Eastbourne Borough Council has launched a contest that will engage local talent in the planning and building of iconic beach huts in the Devonshire Ward area of the city. Clugston Construction, the privately-owned £143m turnover building and civil engineering company has appointed Andy Mackintosh to head up its North East regional business. Property consultancy GL Hearn has appointed Chris Sinton to its Manchester office as a Senior Planner. As part of his new role, Chris will focus on the preparation and submission of planning applications and working sites through the development plan process.

Consulting engineering firm Morgan Tucker has appointed a new Commercial Director as part of as its senior management team’s restructure. Carl Slater has joined the firm to take the lead in driving commercial capability and growth. His initial priorities will be to focus on expansion both in the UK and internationally, particularly in the Middle East, where Morgan Tucker already has an office.

100 ideas unveiled to solve housing crisis New London Architecture, the capital’s built environment think-tank, has released 100 ideas to solve the London housing crisis, the result of an international ideas competition. The 100 shortlisted ideas will be on display in a free public exhibition at the NLA galleries in The Building Centre from 15th October. 10 winning ideas, selected by a distinguished jury, will be announced in October, with winning submitters invited to join a Greater London Authority working group.

The top priority was to ensure that the colours were as vibrant as possible

Michael Metcalfe, Commercial Sales Manager at Pilkington United Kingdom Limited, explains how coloured glass has been used to create an architectural landmark in the centre of Stoke-on-Trent, one reminiscent of the city’s past.

T

he demand for coloured glass in architecture is becoming more and more prevalent. Developing technologies have allowed large expanses of glass to be used structurally, encouraging architects to turn to the vibrant material to create modern buildings that can tell a story through their design. When the design team for the new Stokeon-Trent City Council offices was enlisted to draw up plans for the building in the heart of the new Smithfield leisure and cultural quarter, they wanted to create a landmark that combined modern design with references to the rich history of pottery manufacturing in the city. Since the 17th century, the area has been almost exclusively known for its industrialscale pottery manufacturing, and is home to some of the world’s most influential ceramic designers, including Wedgewood and Royal Doulton. It was, however, the work of worldrenowned ceramic artist Clarice Cliff, who was born and worked in Stoke-on-Trent that the designers turned to for inspiration.Taking the simple form of a ceramic tile, the team tessellated panels of green, blue, red, yellow and white glass, drawn from the artist’s colour

palette, into a continuous grid of pentagons and hexagons along all of the facades of the building.This design is reminiscent of the potter’s most iconic pieces. The coloured panels were then supported by black anodised aluminium frame elements, which mimicked the black outlines Cliff employed in her designs. In creating such a visually striking facade, the top priority was to ensure that the colours were as vibrant as possible. Standard practice when creating coloured double glazing units is to apply the colour to surface four – on the inner pane of glass. However, this can reduce the vibrancy of the colour, due to added reflections from the outer pane. In order to create maximum brightness, Pilkington United Kingdom Limited digitally screen printed the colours onto surface two – the inside of the outer sheet of glass. Pilkington Optiwhite, true low-iron glass was used for the outer pane, which has an extremely high level of clarity and therefore allows the colours to be seen in their truest form. To ensure the colour in the glass panes was completely opaque, a second layer of ceramic paint was applied to the inside of the glass, creating a richly coloured, highly pigmented facade.

Logistical challenges The architects wanted the colours to not only be as bright as possible, but to also project out of the facade on three sides of the building, lending them further emphasis. This was achieved by building a step into the modular system whereby the coloured glass stood forward of the clear panes. For this, an advanced glazing system supplied by German manufacturer Schüco was used, which allowed the facade to be constructed off-site in 3m by 1.5m sections. A total of 4300m2 of glass was installed in the building, 2300m2 of it transparent and 2000m2 featuring the screen-printed colours. The units that make up the facades all needed to be custom designed and manufactured to deliver the required pattern. Similarly, the variation in colours across the building’s face and its structural formation meant that few units were identical to each other, and as a result had to be installed in a very specific order. The jigsaw-like installation was further complicated by the inclusion of electronicopening vents to allow occupants to control the temperature inside the building, as well as the use of different levels of solar control coating on different parts of the facades.

For those sides of the building with the most exposure to the sun – the south west and south east elevations – glass with higher solar control performance was used. This reduces the amount of energy allowed into the building, in order to prevent overheating during the summer. To lower the risk of overheating in the south-facing units, which are more exposed to

direct sunlight, Pilkington Insulight Sun 60/33 was used, while on the north-facing sides, for which solar gain is less of an issue, the design team opted for Pilkington Insulight Sun 70/39. At the front of the building on the ground floor, where double-height, single-unit windows are located, preventing overheating from excess sunlight is vital, so Pilkington Insulight Sun 40/22 was used.

Not only do the solar control glazing units used within the council building form an attractive feature, but they are also important for saving energy. Over the past few decades, advances in structural glass technologies have undergone radical changes with the introduction of modern coating techniques, meaning that solar control glass is now an essential ingredient in the design and construction of low-energy buildings. The coating added during the manufacturing process allows for the maximum amount of natural daylight to enter the building and can also maximise or limit solar heat gains where necessary. This helps to keep the structure cool and also limits the need for electricity powered artificial lighting. The resulting effect enables the space to reduce its reliance on fuel powered systems. This could not only improve the building’s carbon foot-print but it will also provide council employees and visitors with optimum comfort levels all-year round.

A new landmark The exterior appearance of this building is entirely defined by its glazing. The facade not only delivers the architect’s vision but it also helps provide a comfortable, efficient and light-filled environment. The tessellated glass skin combines pattern with performance, while celebrating

the most iconic product of Stoke-onTrent’s heritage. The finished structure is a vibrant kaleidoscope of coloured glass, which creates a building with a strong civic presence and provides a new landmark for the city.

Once a site is acquired, seeking expert arboricultural advice enables the site’s trees to be evaluated

T

rees on development sites are more often seen as a hurdle to overcome than an opportunity to add value.Yet this needn’t be the case. There are various solutions of how to retain and integrate quality trees into close proximity of a project. Doing so can not only lead to a more straightforward passage through the planning process, but if undertaken early enough, can even increase the floor area of the project itself. Why seek to retain trees? There is a long list of benefits that trees provide, and which helps explain why almost any species of trees can be protected: their shade reduces the amount of heat absorbed and stored by buildings. Tree canopies slow down winds thereby reducing the amount of heat lost from a home. They reduce stormwater runoff by canopies intercepting and holding rain, and through the uptake and evapotranspiration of water. Trees play

a role in mitigating the effects of climate change by sequestering atmospheric carbon. They reduce noise and the visual impact of traffic. The list continues. Trees improve air quality, biodiversity, human health and wellbeing. Quite simply, we enjoy being around trees and they are good for us. Most pertinently for our sector, trees also increase surrounding property value. Local and central government have actively protected the tree stock for decades – and this is unlikely to change. For example, in London the Mayor’s RE:LEAF work is targeting that 25% of London’s land has tree cover by 2025. Too often, proposed developments show the removal of trees the local authority considers valuable. The effect of this approach manifests in a project stalling at planning application, and the design team being faced with making rushed changes to the plans, at the expense of floor area and overall building design.

The first time to consider trees is before acquiring the site. It is essential to always conduct a tree preservation order search. Developers should be mindful that it is an offence to cut down, wilfully damage or destroy a tree protected by that order without the authority’s permission. Equally of note, owners remain responsible for trees covered by tree preservation orders, their condition and any damage that may be caused. This is actively enforced, with local authorities empowered to serve fines of up to £20,000 for damages to a protected tree. Once a site is acquired, seeking expert arboricultural advice enables the site’s trees to be evaluated before the outline design is undertaken, and for the local authority’s possible viewpoint to be sought and assessed. This runs counter to a traditional approach that assumes the removal of trees as necessary to allow for construction facilitation.This rationale spans from access and construction easement to installing utilities or car parks. Discussions with the Tree Officer at this point will provide an understanding of the parameters of what is acceptable, and time and cost can be

saved by incorporating these conditions into the initial design from the outset. A tree survey, conducted by an arboricultural consultant, must be submitted where there are trees within, or adjacent to, a proposed planning application site, which could be affected by the development. Eight Associates offers a free tree survey tool so that a member of the design team can carry out the survey independently, before then requiring the expert input of one of our arboricultural consultants to assess the health and quality of the trees on site. This information forms an important part of the impact assessment, and is subsequently used by the local authority to draw conclusions about planning permission. It is damage to, as much as removal of,

trees that the design team needs to be wary. Trees need light, water and aerated soil to remain healthy. The most common form of damage to trees is to the roots – and hence the term ‘Root Protection Area’ (RPA). Tree roots uptake water, minerals and absorb oxygen. They are an anchor to the tree and a store of energy through non-photosynthesising periods. Roots are generally found in the top 800mm of soil, and typically extend radially from the stem via the path of least resistance. The BS5837:2012 Trees in Relation to Design, Demolition and Construction – Recommendations, which all planning documents and Local Authorities adhere to, provides a calculation for establishing the area around a tree in which roots are

likely to be found. The RPA can be calculated by multiplying by 12 the stem diameter, at 1500mm from ground level, to provide a radius from the stem. Two regular causes of damage to trees include soil compaction and root severance. Both oxygen and water are held in the pores between soil particles, and there is a risk to the tree’s overall health where the pores are small, for example in heavy or clay soils which have been compacted. Compacted soils are caused by vehicular or pedestrian traffic through the RPA, squeezing the oxygen held in the pores of the soil. This restricts the growth of fibrous roots and prevents free draining of water causing waterlogged soil. Root severance occurs during excavation works within the

and around mature trees for residents and users. CCS involves a versatile hard plastic mesh being overlaid on soils, which has the effect of spreading the load laterally – and drastically reducing soil compaction created by pedestrian and vehicular traffic. A key benefit of its ‘no dig’ nature means the existing top-soil undergoes minimal preparation before installation, beyond some preliminary site clearance of shrubs or bushes. Initially a non-woven geotextile, capable of trapping hydrocarbons and heavy metals, is laid over the subject area. The CCS mesh is laid over the existing soil and filled with a clean, granular sub-base (typically 25-50mm non-frost susceptible quarried rock) to allow for soil aeration. This is then levelled and compacted, ensuring the

granular fill is proud of the CCS mesh. A further layer of geotextile is laid over this, followed by a sub-base, and then it is finished with either a permeable surface such as porous asphalt, porous block paving, grass, loose and bonded gravels. RPA. The BS5837 will allow the severance of roots <25mm in diameter, if carried out with a sharp tool and overseen by an arboricultural specialist. Early arboricultural advice can enhance the design by showing how light construction could take place safely within the Root Protection Area (RPA) of trees. There is a choice of a few technical solutions which may be applicable depending on the type of trees and the site constraints: An increasingly popular solution is Cellular Confinement Systems (CCS). This is a ‘no dig’ solution that is both time and cost-effective, and enables car parks, driveways and pedestrian pathways to be constructed over the RPA – with the end result providing a pleasant environment in

Sustainability in Development near to trees. This reduces the chances of striking substantial tree roots, and causing considerable damage, and reduces the size of the rig required to sink the piles. The insertion of piling rigs to create specially engineered structures within the RPAs may be justified if it enables tree retention. Firstly the viability of such an approach must be carried out through an exploratory investigation and a compressed air soil displacement study undertaken. This method involves carefully excavating a cylindrical hole within the RPA of a tree, avoiding substantial tree roots (>50mm diameter) and creating a number of concrete columns to support a cantilevered slab, followed by the careful excavation within the RPA to create a number of concrete columns to support a cantilevered slab. Consideration needs to be given to ensuring there is a ventilated air space between the underside of the slab and the existing soil to enable gaseous exchange through the soil. A specialist irrigation system should also be used (e.g. roof runoff redirected under the slab). Specialist engineer and arboricultural advice is needed to ensure the effect of the load-bearing properties will endure the redirected roof run-off. Where piling is to be installed near to trees, the smallest practical pile diameter is used, to reduce the possibility of striking substantial tree roots, and the size of the rig required to sink the piles. These and CCS solutions must adhere to the BS5837:2012, advice from a suitable engineer, specialist arboriculturalist and the local authorities’ requirements. Before you dismiss this as too complicated, it’s worth considering ‘the size of the prize’. The ability to integrate trees into close proximity of the project has been shown to increase floor area by more than 10%. In the worked example, the drawings show a site as it is acquired, with boundary trees that have been identified as good quality and a prominent landscape feature. Trees should be pragmatically considered as assets that have the potential to add value to a project on many levels. Rather than an issue to be overcome, the early valuation of trees on the development site can lead to a more attractive design, with a maximised footprint, being given planning consent. Working with an experienced arboricultural consultant at the outset of the project, can deliver a viable design in close proximity to trees. Keeping that relationship going through construction, could lead to the smoother delivery of a more desirable, and marketable, final development.

Our ecological impact The UK countryside is teeming with native wildlife. Species range from plant communities, birds, dormice and badgers to reptiles and amphibians. he team at Thomson has recently completed a thorough review of its handy Wildlife Onsite Handbook, now available online. The information can be referred to from site and it is designed to be easy to navigate. It allows project managers to access essential advice about the law on ecology in relation to construction and development, planning guidance, biodiversity and its importance in construction and development. It also describes the types of ecology survey available, and the different protected

species and the law surrounding each one. Nancy Thomson, CEO at Thomson Ecology, talks through some of the key ecology issues that project managers should be aware of when looking at potential development sites: “As ecologists, we know the importance of timing and forward planning when dealing with wildlife.The breeding season is key to ecology and habitat surveys and we always advise clients that it is vitally important to think about ecology right at the start of any project so that surveys can be factored into long-term plans.

Nancy Thomson is Chairman and Chief Executive of Thomson Ecology, the UK’s largest ecology specialist which employs about 130 staff across the UK. “When a project requires planning permission, or Transport and Works Act Orders need to be approved for a rail scheme, it is no longer enough to avoid, mitigate and compensate for the environmental or ecological impact of a scheme. Under Section 40 of the Natural Environment Research Council (NERC) Act, there is now an obligation for any proposed development to enhance the biodiversity of the chosen site. That means that there is a need to do more than neutralise negative impacts. As specialist

Ecological surveys need to be carried out at certain times of the year

example, a wintering bird survey needs to be done in winter, a breeding bird survey whilst birds are breeding and so on. If work is being planned, time needs to be allowed for surveys to take place and if this time is not factored in, it can lead to significant delays. We may undertake desk survey work in the spring and if there is evidence that great crested newts or breeding birds could potentially be present we would undertake field surveys during May and June when they are most active. “If bats, water voles or badgers are potentially present, then our survey work would need to take place in September. It can be frustrating for us and for project managers if we are called into projects late and work has to be delayed until we can survey the development site at the correct time.This may put a project back by a whole year. “Once surveys have been undertaken, designs may need to be changed in order for the project to receive planning consent. If an ecologist finds protected species on a site, then special licences will need to be applied for in order to

move them, and work has to be done to consider avoidance, mitigation and habitat compensation – all this itself takes time. Many developers make the mistake of having ecological surveys done, and then leaving the land for a long period before undertaking any work. Don’t forget that during that time the site changes; new wildlife moves in and it may mean that the whole process will need to be repeated. “Ecological impact is crucially important when planning work on both small and large projects. Timing and planning are vital and it is important to consider biodiversity impact early on in the process and plan it into your timetable. This ensures that projects comply with local, regional and national planning policy and with existing legislation. “One of our main challenges is to ensure that clients and project managers understand the importance of considering biodiversity and ecological impact early on in any project. Ideally we are called in at the very earliest stages. At this point, we will carry out an assessment of the proposed site and advise the developer or project manager of possible ecological issues that they may need to consider. For example, on a big rail project like East West Rail we will look at the site and can advise where bats may be roosting, dormice may be hibernating or breeding birds may have built nests. If thought has not been given to the positioning of the site and an ecological baseline survey isn’t undertaken, that can lead to more time spent later on surveys, legal issues and licensing, more mitigation of negative impacts on animals, habitat compensation, more restrictions on working during development, and higher biodiversity impact. All this unnecessary extra time will mean extra cost. By moving a site only slightly, it may be possible to avoid all these issues and make life considerably easier. “Ecological surveys need to be carried out at certain times of the year. For

Swift completion for student accommodation Mike Stevenson from offsite fenestration specialist Sidey talks to FC&A about the role the company played in helping to bring an outstanding development to life.

I

know as a company we like a challenge – and to be fair our reputation in the offsite market is based upon us being able to come up with unique innovative solutions – but this one was a really big ask. Our traditional offsite installation of windows had been into timber frame and SIPS type arrangements, but in this case the architect wanted a Light Gauge Steel system to be used for the super structure of their five-storey student accommodation block at Selly Oak, Birmingham. We had not pre-installed windows using our KitFix system into steel before, but all parties in the supply chain recognised that fitting the windows offsite was critical for this scheme in terms of the practical delivery, the thermal and the acoustic performance. The site of the proposed 66-bed unit student accommodation block was previously a used car sales lot, it was near to a fire station where un-restricted access was obviously non negotiable and it was adjacent to civic amenities and public seating areas. It was a logistical nightmare for deliveries and storage – almost a classic scenario for the use of offsite manufacturing you might say. The logistics were only half the challenge

– what the client required in terms of specification for the windows was the other half. They wanted to use a double dry lining system internally which meant we had to use a bespoke extra thick outer frame, whilst at the same time retaining the maximum amount of natural light possible. Externally we were required to source a non-standard acrylic foil to a colour which would be complementary to the remainder of the facades, whilst the final challenge was to deliver differing acoustic values depending upon which side of the building the frames were to be fitted into. It has proven to be a great ‘case study’ of what can be achieved when parties in the design and supply teams are all focussed in the same direction. Working with Fusion Building Systems, the suppliers of the light gauge steel structure, we agreed new junction and interface details which would ensure we could install a factoryinstalled breathable air-tightness membrane between the windows and the structure, whilst installing the fenestration in factory conditions in circa three minutes per frame. By using our patented sliding bracketry system to install the windows flush into

the panels for commissioning on site later and by coating the glazing with our Scratchguard protection system to avoid transport or site damage to the expensive acoustically rated sealed units we knew we could help to positively influence the cost predictability of our element of the works. We also knew that with the windows being installed in controlled factory conditions that they would perform ‘as built’ as they were designed to do on paper. Being able to install the windows in factory conditions had a significant impact on the site itself – no window frame deliveries, no storage or manual handling requirements, no health and safety risk as a consequence – and no risk to completion times or unexpected costs. The lessons and the benefits of installing windows offsite are many, and the fact that we were able to do it into a light gauge steel system was a great breakthrough as this kind of panel structure becomes more popular with architects and clients looking to complete developments in tight urban locations. The cost benefits are also significant. Installing windows in a factory changes the whole cost dynamic completely from a price per window to install to a cost per hour – and with the average time to install a window being just three minutes the figures speak for themselves, especially over developments such as this one for 66 units. The development is now recognised as being one of the most desirable student living blocks in the area; it has many unique features only deliverable because of the offsite manufacturing construction methodology used, and it is a site which meets not only the client’s wishes, but also the needs of the university and the local area. 8 www.sidey.co.uk

ne of the biggest revolutions in workplace design in recent decades has been the rise of the open-plan office, which now accounts for 54% of UK workspaces. Such spaces offer a great deal of freedom for businesses compared with traditional work environments, allowing them to easily adapt office lay-outs as their needs change.There are considerable benefits for employees too, enabling workers to socialise and collaborate on projects more easily, as well as facilitating new, more flexible working methods, such as hot-desking. All of this can boost team building and enhance creativity. Despite the advantages they offer, openplan offices do present challenges, especially when it comes to acoustics. The lack of walls or cubicles dividing the space, combined with the hard surfaces of desks and other office furniture, can lead to greater sound reverberation and higher background noise. The growth in conversions of older buildings, such as 19th Century warehouses, into office space has exacerbated this issue as, unless specific consideration is given to improving their design, such structures often offer acoustic performance that is unsuitable for its intended function. Acoustics and wellbeing The impact of high noise levels in the workplace is well attested in research. A noisy office environment has been found to have a negative impact on workers’ ability to retain vital information, affecting productivity and work quality. Moreover, excessive noise can affect the health and wellbeing of office workers, causing feelings of stress and fatigue, and potentially leading to an increase in absenteeism. The impact of noise on workers’ health can have repercussions for the business as well. The lack of regulation does offer businesses and building owners a great deal of freedom with regards the design of their office interiors, however, it means there is a risk that building materials and room layout will be selected without consideration of workers’ long-term needs. Researchers recommend background noise in the workplace be around 45 A-weighted decibels (dB(A)) over the course of the day to allow speech-masking for privacy without affecting workers’ concentration. According to the UK Department of the Environment though, a typical office generates average sound levels of 54 dB(A) or more, reaching a threshold that can negatively impact worker wellbeing and satisfaction. In addition to considering overall noise levels, specifiers need to take into account the individual acoustic requirements of each area of the office, according to its intended use. Offices are often split into different zones for specific functions, each with its own particular sound needs. For example, break-out spaces for informal working must be designed to minimise reverberation to maintain speech intelligibility and prevent excessive noise reaching the rest of the office, while small meeting rooms will require external sound insulation to ensure privacy. The particular acoustic needs of each space within the office have to be met to provide a good working environment for employees. With this in mind, specifiers need to select solutions to help them achieve levels of noise control appropriate for the space’s intended function.

Should big data be ignored? Many B2C case studies exist to demonstrate how big data can help boost sales through brand promotion and better targeting of marketing campaigns. But can construction benefit from big data analysis? Bev James, Managing Director of Axon Data Services suggests it can and explains why.

T

here are many reasons why I believe construction is ripe for big data adoption, all are associated with the complexity of the sector, the recognised need for greater collaboration, improved processes and ultimately the monetary value that could be obtained from looking at an under-rated asset – data. The complexity comes from the variety of projects undertaken, from major infrastructure and commercial building projects to home building and repair and maintenance, and the number of disciplines and specialists within the supply chain.This results in the emergence of numerous, disparate systems all using different formats and standards to manage complex and varied processes.Add to this the range of structured and unstructured information generated at each stage and things get very complicated. From design and build, day-to-day operation through to eventual demolition, during the long lifetime of an asset, masses of data is collected at each stage but little is reused post-creation. This means there are huge volumes of multi-format data, much of it commercially non-sensitive that could be used to give greater insight and help to reduce cost and risk and improve processes.

But perhaps the biggest driver for the adoption of big data applications is the fact that construction needs to become smarter. Government targets, increased global competition, regulatory and compliance, sustainability and social responsibility are pressures that cannot be ignored. BIM is paving the way for big data platforms that will play an important role in maintaining the momentum. Big data applications can help with inter-operability and communication between different systems, data formats, organisations and disciplines. Imagine how useful it would be if multi-format data from different internal systems could be aggregated, shared and compared across the business. Then imagine combining third party external data sources to enrich this by incorporating data from a supply chain partner or a commercial open data source e.g. Companies House or Met Office.The insight provided to better understand, or solve, a business problem or mitigate risk would have tremendous value. Suddenly benchmarking across projects becomes a reality. This is what big data platforms are already being used for in finance, automotive, health care and manufacturing.

The ‘Top Five’ areas where I believe analysis of construction sector data would be beneficial, commercially viable, and demonstrate a significant ROI are: Cost reduction Ad-hoc purchases, reducing waste, fraud and theft, benchmarking from cross-project analysis all offer tremendous scope for cost reduction. Legal and compliance Monitoring or mitigating risk perhaps in relation to payments and the Construction Act, Health and Safety, sustainability targets, subcontractor performance and qualification. Documents Analysing tender documents, insurance documents, supplier agreements to compare terms within documents either with similar documents or through the incorporation of other external information. Know your customer Home builders can analyse website interest for properties and scrutinise data in relation to previous home purchasers and demographics to anticipate and plan future demand. Data aggregation and cleansing Migration from one system to another is often hindered by the huge task of extracting and storing important historical data and cleansing the new. Big data platforms can be a repository for searchable archive data and a means of identifying anomalies in current data. These are just a few of the opportunities for big data. What is indisputable is the fact that any business that doesn’t take time to investigate the opportunities afforded by big data runs the risk of being left behind.

During the 20th century, the area had twice been developed as a housing renewal scheme but persistent social problems and market failure then prompted the local authority to designate uses differently. Therefore, building on the success of Teesside University’s digital courses and the formation of DigitalCityBusines (DCB) as

a platform for creating the further growth of digital media and technology courses, a plan was formed to establish a building infrastructure that would eventually accommodate the full spectrum of startup to established businesses, while also confirming Boho Zone globally as a brand signal of innovation and quality. The idea behind Boho Five was first discussed in 2009, shortly after the completion of Boho One, the flagship business accelerator building which is now fully occupied with digital businesses. Work housing scheme for 20 individuals working in digitally-based businesses so that they can live in proximity to the network hub created by Boho One, while Platform Arts (Boho Three) is a complex of artists’ studios and workshops, located in part of Middlesbrough Railway Station. In nearby Zetland Road, Crown House together with the former bank on Cleveland Street, have both been refurbished to offer commercial office accommodation, the latter being branded Boho Four. The success of the early stages of the DCB development plus the demand for start-up space, prompted DCB to commission a feasibility study with xsite architecture (xsite), which subsequently led to the Stage D design for Boho Five. Boho Five has cost circa £4m. It has been developed in partnership by the Homes and Communities Agency (HCA) and Middlesbrough Council both of which are partners in a joint venture covering the regeneration of Middlehaven and St Hilda’s areas (including the Boho Zone) and will operate the building in close partnership with DCB. As its name suggests, it is the fifth and latest building helping to transform the fortunes of


Design & Desire what had been for some years, a neglected and run down corner of Middlesbrough. Located on a prominent brownfield site within the Boho Zone area, the building acts as a spoke connected to the ‘hub’ provided by Boho One. A business accommodation building, Boho Five sits geographically close to and working in a complementary way with the existing buildings within Middlesbrough’s Boho Zone, providing a seamless offer to cluster companies and potential entrepreneurs. It is a high quality, innovative building reflecting the aspirations of the digital sector and designed to foster increased collaboration between its occupiers. Specifically, it provides small, flexible incubation space for start-up businesses which will then grow and expand to occupy space in other publicly or privately owned buildings with the area, continuing with the positive redevelopment of the site. DigitalCity Chief Executive Officer, Mark Elliott, could see that the complete cycle of business development needed to be catered for in the Boho Zone so that young and emerging digital companies could participate in and benefit from the collaborative and nurturing atmosphere being created within the complex. The feasibility study for Boho Five was commissioned with xsite as a small piece of work which formed a link to our previous Boho work (Boho One, Bohouse and involvement in the original masterplanning). 0

Discussions between the client and the design team during pre-planning design stages were extremely valuable. DCB and Middlesbrough Council were able to provide feedback and advice in relation to the operation of Boho One and how they believed Boho Five could fit into the Boho Zone network. Every aspect of the strategy and design for the building had to reflect economy from the outset if the project was to be deemed viable. Middlesbrough Council was looking to provide opportunities to accelerate the development of new and emerging businesses in the digital and creative sectors and identified a gap in the provision of small, front end start-up space. With an idea of demand already gained from its collective experience of Boho One to Four, together with the knowledge that there was a finite amount of funding available from the HCA and European Regional Development Fund (ERDF), we were then working against the funding deadline – challenges which combined to help shape the brief for the building.

When xsite first became involved in the Boho Zone, it was clear that this part of Middlesbrough had a huge potential to drive change and employment in the town. While there have been significant successes over the years, there is still huge potential to both influence and shape the direction and momentum of the place. So while the Boho Zone does not need to expand, its attitudes and influence could show the way for many new developments in Middlehaven that will renew the area and give Middlesbrough a northern centre to be proud of.

Site Plan

We needed to maximise floor area within an economical building envelope while optimising the building fabric in terms of cost and thermal efficiency with the aim of reducing running costs over the life cycle of the building. Development of the brief involved creative thinking from both our client and the design team. The approach was very much about exploring the maximum potential of what could be achieved within the site, funding and time constraints. Referencing the ‘sugar cubes’ envisaged in the original Alsop Middlehaven masterplan of 2003, the starting point for the design was a cubic form, which due to its low surface area to volume ratio, offered a number of environmental and economic benefits in the development of the building. Within this form, the design team then explored different spatial, structural and services solutions with a view to keeping build costs down and providing the client with a building that was comfortable and simple to use and maintain as well as costeffective to run. A key element arising in the development of the brief for Boho Five was the desire for flexibility. In order to achieve a satisfactory office environment, given the prohibitive cost of entirely moveable or operable walls, a flexible approach to the building layout has been employed instead. Window layouts have been designed to accommodate a number of different workspace sizes in various configurations on each floor – this allows workspaces to grow or contract as necessary throughout the lifetime of the building. The six-storey building is constructed from steel and concrete and has been carefully designed to minimise carbon

Thatching a plan The Enterprise Centre at the University of East Anglia is open for business following the completion of work on the highly innovative building, which sets the standard for sustainability.

T

he building forms a new gateway to the University and has achieved record-breaking sustainability credentials. It is one of the first buildings to target both BREEAM Outstanding and Passivhaus accreditation. It exemplifies the use of low embodied carbon materials and is designed to achieve a 100-year life span. The vision was developed by the Adapt Low Carbon Group and delivered by Morgan Sindall plc, with a team including architects and Passivhaus designers Architype, structural and building services engineers BDP, and Churchman Landscape Architects. Completed in June, the building features an innovation lab, a 300-seat lecture theatre, flexible workspaces, teaching and learning facilities, as well as business hatcheries and incubator units for SMEs and start-ups in the low carbon sector. By placing academic and commercial users side by side, the centre’s purpose is to foster innovation, stimulate smarter ways of working, promote industry standards and create new supply chains. Ben Humphries, Director of Architype and Client Supervisor, said:“With a deeprooted history and passion for genuinely sustainable design, we have been delighted to be involved in this collaborative, groundbreaking Passivhaus project.Visionary in its

brief, we have responded with a design that has pushed at the boundaries of traditional approaches, and with the commitment and dedication of the site team, believe we have achieved a building that sets new benchmarks not only for the university but also the wider construction industry.With an on-going soft landings programme and three years of post-occupancy evaluation to come, we look forward to optimising the building performance for Adapt and the University.” The building features a number of ‘world-firsts’; key among these is the use of prefabricated and vertically hung straw thatch panel cassettes, which have been used to clad the building.The straw was sourced locally, to fill timber cassette modules off-site in barns across Norfolk.The prefabricated thatch cassette panels were erected onto the facade of the building, creating a striking, and highly innovative sustainable envelope. Contributing to the building’s low carbon environmental credentials is the Corsican Pine stud work, locally sourced from Thetford Forest, situated 30 miles from the site. Working closely with Cygnum Timber Frame, The Forestry Commission and Thomson Saw Mill, the design and construction teams worked tirelessly to prove the suitability of the timber, generally not used in construction,

for structural elements of the building. Overall the embodied carbon of the building has been calculated to be 440kg/CO2/ m2 across the 100-year life cycle.This equates to a quarter of the lifetime emissions of a conventionally constructed university building of equal size and scale. Other innovations used to achieve this include the use of a recycled sub-base from a local demolition project and a 70% ground granulated blast furnace mix (GGBS) as a cement replacement for the building’s ground floor slab. Underpinning all this has been a commitment by the whole team to create solutions that have been complementary to the rigorous requirements of Passivhaus as well as BREEAM outstanding. On target to achieve Passivhaus with a final airtightness test of 0.21ach@50pascals, the building also features 480m2 solar panels, which are predicted to generate 43.58 MWh in the first year. A three-year post occupancy and building performance evaluation programme has been implemented with contributions from all team members to assist the occupiers to operate their building optimally and ensure the building performs as designed.

This expansion makes the Mapei UK QC Laboratory the largest of the European subsidiaries, and is testament to the group’s continued commitment to quality, testing and improvement.

he Laboratory will facilitate extra equipment and new test methods to support the increase of business demand and growth. The 60m² extension (from the original 100m²) has been planned, designed and carried out over the last 18 months, and includes two new state-of-the-art conditioning units along with a complete facelift of the Laboratory including new floors, ceilings, lighting, sinks, extra benches as well as new testing equipment. The first step of the Laboratory

extension involved the removal of the current central wall to incorporate the unconditioned room, adjacent to the main Laboratory, to increase the conditioned area from 100m² to 160m². The improved space will be dedicated to testing activities in an efficient way and also provide more room for additional machinery to be added. This Laboratory is fully open and will allow an increase of R&D activity and testing demands as required by the market and increase the range of Mapei products in the UK construction industry.

Raising standards with new CE marking Despite initial confusion from specifiers, new Construction Product Directive (CPD) CE marking requirements for balustrades will help to improve the quality of products on the market. Garth Boyt, Business Development Manager at Delta Balustrades, explains.

W

hile Construction Products Directive (CPD) regulations might seem straightforward for some, there is continuing confusion about whether or not balustrades fall under the Construction Products Regulations (CPR) 2011 for structural steel products and this could potentially be leaving specifiers and contractors exposed to non-compliant installations. Recently there has been an attempt to obtain an exemption for balustrades on the basis that smaller fabricators would struggle to meet the costs associated with CE marking, but no such exemption has yet been granted. This means that any company specifying non-CE marked balustrades for a project, or allowing them to be used on their scheme, is failing to comply with legislation that has been in place since 2013. In July of that year, a new ruling stipulated that CE marks would be required on all primary products for which there is a harmonised EU standard or European Technical Assessment (ETA). The responsibility for enforcing this standard

was given to the manufacturer first and foremost, but also exporters (where products are being imported from outside the EU) or any intermediary that alters the physical properties of the product throughout the supply chain process. For balustrades more specifically, a new harmonised BS EN 1090-1 standard for stainless steel fabrications was rolled out

Building products manufacturers and suppliers need to be proactive in anticipating CE marking obligations

on 1st July 2014 but the same is yet to be introduced for stainless steel structural sections, making it even more difficult for specifiers to navigate their way through the complex CE marking maze. The regulations around stainless steel fasteners are just as unclear. Although standard fittings do not need to be CE marked, there is a harmonised standard for ‘non pre-loaded structural bolting assemblies’ and therefore these must be CE marked. The difference between the two might only be noticeable at the point of assembly, therefore creating added compliance confusion for the specifier. So what is the solution? Well to begin with, building products manufacturers and suppliers need to be proactive in anticipating CE marking obligations. The process of complying with the CPR requirements is time consuming and involves significant costs so it is understandable why some companies might want to avoid this, however, most would agree that safety and compliance is not an optional business expense. Specifiers should also start to expect this compliance as standard, especially from ISO 9001 businesses that are already adhering to stringent product quality and testing processes. They must ensure that all products have been tested with a full Declaration of Performance (DoP) certification provided, which can be made available to any contractor or end user. Technology on demand With affordable housing high on the agenda for the coming years, Sky Sales and Marketing Director, Chris Collinson, explains why it is so important to keep pace with the rapidly changing demands of today’s first time buyers.

F

aced with a substantial shortfall in affordable homes in the UK, it’s clear that supporting the house building sector will continue to be a priority for the Government. Residential property developers know that the industry is likely to experience strong sales and investment in the coming years. With so much emphasis on building homes for first time buyers, it’s essential that housebuilders have a good understanding of their needs and expectations. So who are today’s first time buyers? Currently, soaring house prices are faroutstripping average wages, so it would be reasonable to expect that average first time

buyers are getting older as they wait to save their deposits. Surprisingly, this isn’t the case. According to a Halifax review released in January, the average age of a first time buyer has actually remained fairly steady at around 30 for the last four years. Instead, it seems there is a significant rise in the number of young buyers receiving huge financial assistance from their parents. Back in 2013, Sky undertook a survey of young people in this age group (18-34) which revealed their expectations around moving into their first home, so we could understand attitudes around access to technology in the home. At the time, 39% said they would expect to have a digital TV

service in and running within 48 hours, with 81% prepared to wait for seven days. But already, just two years on, housebuilders we are working with tell us that buyers’ expectations have shifted again and there is huge demand now for ‘walk-inworking’ services. Just as new home buyers expect the traditional utilities on tap, they also now expect broadband, digital TV and telephone services to be pre-installed and up and running by the day they move in. As a nation, our needs and desires in relation to new technology are also rapidly evolving. The nine-to-five office job is becoming a thing of the past which is impacting on social and working trends and habits. Top providers are racing to bring to market the latest technologies and constantly improving services, so that consumers can access data, watch TV shows and contact friends from wherever they are, whenever it suits them. Latest innovations from Sky include a suite of Sky apps for use with compatible mobiles, tablets or laptops.These include the Sky+ app enabling users to control their Sky box and record favourite programmes remotely, and Sky Go for watching shows from any location with an internet connection. All Catch-Up TV and download services are now integrated

As part of their property purchase, buyers are being offered a year’s free subscription to Sky TV which will be up and running on the day they move in. Sky has also recently reached an agreement with GTC to team up to provide customers on GTC’s new-build fibre optic networks with the opportunity to benefit from a market-leading package of premium TV services delivered by Sky, along with fixed-line home phone and super-fast broadband delivered by GTC. This new-build solution provides TV via one satellite dish, neatly utilising a Fibre Integrated Reception System (FIRS), and all other services via fibre cables directly into homes.

One of the first developments to benefit from the Sky and GTC partnership is Bellway Homes’ Kings Mead development on the outskirts of Reading, comprising 192 stylish properties, ranging from onebedroom flats to four-bedroom detached family houses. In addition to GTC providing electricity infrastructure to the properties, and gas to many, GTC will run fibre optic cables directly to each home, utilising FIRS to deliver Sky services such as On Demand, through which Sky will deliver premium TV services including Sky+ and HD. It’s clear from the response we have received from first time buyers that young people in particular now expect a broader and more compelling choice of TV programming at their fingertips, both in and out of the home.

For flats and multi-dwelling developments, we would advise installing a dual feed communal TV system, such as an Integrated Reception System (IRS), whereby one central satellite dish and terrestrial aerial can serve numerous properties in a development, allowing all residents access to the latest TV technology. Ideally, this should be considered at the design stage so that installation can be seamlessly incorporated into the build. Exhibits kept safe at the National Civil War Centre This magnificent Tudor Hall was built in 1529 by prominent local resident Thomas Magnus for use as a free school. Up until 2004 the buildings were in constant use, first as a school until 1910, then as the town’s museum until 2004 when it fell into disrepair. Newark and Sherwood District Council was awarded Heritage Lottery Funding to restore and transform the Old Magnus Buildings into a new museum and National Civil War Centre continuing Thomas Magnus’ vision for all to have access to education. Home to historical artefacts and some graffiti dating back to early 1600s, security was of high importance when considering the buildings restoration. As the buildings are Listed any security measures taken had to be sympathetic to the buildings historical significance. ESG helps to create the perfect penguin viewing experience

This summer saw Bournemouth Oceanarium open their new £1.6m penguin exhibit. This ambitious project is the largest expansion in the centre’s history and was over five years in planning. The build saw the size of the centre increase by over a third, with the centrepiece of the new building a penguin beach enclosure that allows visitors to get up close to the new Humboldt penguins on display. The designers wanted to allow all visitors to the exhibit to have as clear a view as possible to the penguins on display, in particular the thousands of small children that pass through the centre. Traditionally the walls of such an exhibit were made of a solid material meaning children had to be lifted to the top of the wall to see the display. The solution was to use toughened laminated glass balustrades to line the perimeter, allowing even the

smallest visitors to clearly see the penguins on display. When glazing contractor Beaumont Rose was deciding on the specification of glass, they knew that it had to be strong enough to prevent breakages that could injure visitors or the penguins on display, as well as being able to remain as free as possible from general scratches caused by the 250,000 plus annual visitors allowing for the best possible viewing experience. ESG was happy to supply 21.5mm clear toughened laminated panels to fit into Beaumont Roses bottom rail fixings, as well as a notched and drilled panel to create a gate for the keepers to enter the enclosure.

Newton 403 HydroBond applied on a largescale Crest Nicholson housing development

Innovations in external waterproofing Following historic failings in external waterproofing systems due to poor bonding or defects in the installation, there has recently been significant product evolution in this area. Newton Waterproofing has recently launched 403 HydroBond membrane to overcome such problems as it features a locking fleece which enables a full mechanical bond to concrete. Type A Waterproofing Systems When designing and installing waterproofing systems, BS 8102:2009, the Code of Practice for the ‘Protection of Below Ground Structures Against Water from the Ground’, is the predominant consideration, and refers to pressure resisting waterproofing membranes as ‘Type A’ within its outline of the three different types of system: Type A – Barrier protection Type B – Structurally integral protection Type C – Drained protection Type A systems can be applied either externally or internally, but regardless of their location, the Code of Practice always recommends that a full bond is achieved between the membrane and the structure, instead of the partial bond that occurs with many adhesive sheet systems. The importance of this bond is significant, as a fully bonded membrane is able to prevent water from tracking from a potential defect in the membrane to a crack

of the membrane fully engages with the cast-in-place concrete in order to form a full mechanical bond, and is therefore suitable for reinforced concrete rafts and reinforced concrete walls with permanent formwork. Where formwork is removed or where the walls or not of reinforced concrete, 403 HydroBond’s sister product, 108 HydroBondLM is post applied and also forms a fully bonded and continuous membrane. This mechanical bond with the structure means that 403 HydroBond effectively eliminates the risk of water tracking from any defects. The bond also works in conjunction with the self-healing hydrophilic coating on the underside of the membrane, which reacts upon hydration in order to seal penetrations. Finally, the total confinement that is so essential for many active membranes is also eradicated by the physical properties of 403 HydroBond. Due to the fact that the hydrophilic polymer element is inseparably fused to the parent material, the unconfined membrane will not go into ‘free swell’, whilst at the same time experiencing no loss in its swelling capabilities either. However, a key element of the flood defences is underground geocellular block storage from Hydro International. Troldtekt Wave wins top German architecture prize Within a short timeframe, Troldtekt Wave has achieved more international acclaim – this time with its new wave-shaped acoustic panel winning an Iconic Award from the German Design Council. The Zorlu Center exhibits a stately 120,000m² of green space

Green superlatives In the city of Istanbul, the Zorlu Center exemplifies the new modern environmental and socioeconomic spirit. The design is based on four distinctive towers arranged to form a ring, enclosing a 10,000m² central plaza and a 12,000m² openair park. A total 72,000m² of extensive and intensive roof gardens bring thriving nature and breathing, relaxing places into the architecture of superlatives.

he Zorlu Center exhibits a stately 120,000m² of green space. Almost 60% of the total area is located on roofs, most noticeably on the topography of the 45,000m² large ringformed green space which rises from ground level up to 33m in height. In the middle, a large main square of 10,000m² opens to the city and the Bosphorus. In the course of the project development, it became clear that Istanbul needed a place for artistic and cultural events. The PAC Performing Arts Center thus became the key element of the Zorlu Center, with which the Zorlu Property Group put its social responsibility to the test. An 8000m² roof surface in steel structure spans the performance hall over a length of almost 80 meters. This construction was tailored to the Mediterranean climate with the ZinCo extensive Green Roof system build-up ‘Sedum Carpet’ by the Turkish ZinCo

partner company Onduline Avrasya A.S. The construction basis is, like on all rooftops, the presence of a root-resistant bituminous waterproofing. Over this, the Protection Mat SSM 45 was followed by 25mm high Floradrain FD 25-E Drainage and Water Storage Elements and the System Filter Sheet SF. The many different Sedum varieties, as well as several typical flowering Mediterranean species like Rosemary and Delosperma, grow in at least 10cm of substrate. With the right technology, the entire spectrum of landscape architecture can be achieved, such as walking surfaces, seating areas and water features. For the gardens of the new main square, as well as all other intensive Green Roofs at Zorlu, the ZinCo system build-up ‘Roof Garden’ was used. The core element here is the 40mm drainage and water storage element Floradrain FD 40-E. Like FD 25-E, it has an underside channel system so that

excess water can safely flow into roof drains. Through full surface application, drainage is secured under all flooring surfaces. The troughs on the upper side of Floradrain elements are, in the case of FD 40-E, correspondingly larger and store more water for the desired planting. It is followed by Filter Sheet SF and, in the areas designated for planting, a bed of substrate which was delivered in big bags or as bulk material. The substrate depth and mixtures vary per roof slope and desired planting. An average of approximately 35-40cm of applied substrate depth is composed of a mix of organic and mineral materials poured over a mineral sub-layer. Islands of greenery dominate the image of the main square, which is reminiscent of a large sun terrace. Here the element of water is also at home and light beams are reflected by a large central pool and a series of narrow extending waterways. And throughout the space a number of seating options invite visitors to relax and drink a coffee. The Zorlu Center is also home to exclusive residences in panoramic locations, and their roof gardens in turn contain their own microcosm. The ZinCo system build-up with Floradrain FD 40-E allows residents free design of their private gardens. Depending on the planting, substrate is heaped to about 20cm in bed height. Also in the field of intensive greening, plant types characteristic of Istanbul and the Bosphorus can also be found on the Zorlu Center. Why damp level thresholds? Where a structural floor ends at a level threshold, traditional interfacing techniques are challenged. Any floor connecting with an outer masonry skin will attract moisture inwardly unless measures are taken to separate and isolate one from the other. Similarly where the structural flooring arrangement is of a type and at a depth that interrupts the plane of a traditional inner skin DPC, damp ingress can occur. Incorrect integration provides opportunities for upward and inward damp transference. The Type LTT (Level Threshold Tray) by Cavity Trays of Yeovil provides a standardised approach that reduces risk. The Type LTT can be bedded onto the inner skin during construction. It can also be incorporated in the exterior skin, resulting in both skins being three-dimensionally enveloped. The Type LTT acts as an DPC glove covering the top and the sides on the masonry. Where the Type LTT meets the reveal

masonry either side of the opening, it does not terminate but continues upwardly and around both faces of the reveal skin, extending into the actual cavity. This creates a protected recess and permits a cavicloser to descend and safely overlay the masonry. High quality and low waste were key factors in the use of Trespa exterior cladding panels for a West Midlands high-rise refurbishment scheme.

C

harlemont Farm Estate in West Bromwich was constructed in the early 1960s as a mix of low- and high-rise dwellings. Four nine-storey blocks, of concrete frame structure with facing brickwork and blockwork cavity wall infill panels, were built in1961. Construction methods and subsequent poor maintenance led to the blocks suffering high heat loss through singleglazed windows and un-insulated walls. There was also water penetration through the flat roofs. Sandwell Council’s Urban Design and Building Services department was tasked with producing refurbishment proposals that would provide at least another 30 years’ life span for the blocks. The specification had to include full use of

recycled and sustainable materials. With the work on the blocks now complete the most noticeable transformation is in the external appearance, thanks to the use of Trespa Meteon exterior wood tone cladding. “The Trespa cladding has made a huge impact on the blocks and we have received a number of compliments from tenants and the local community about their modern appearance,” says Tony Davies, Lead Architect on the project for Sandwell Council. The product was suggested by installer Simco of Walsall in discussion with main contractor Lovell. A competitor product had also been considered but was rejected because of the quality of the Trespa material and the cost-reducing lack of wastage. Sandwell had had previous

experience of using Meteon on other highrise blocks on the nearby Kenrick Park Estate where concrete balcony panels had been over clad. At Charlemont Farm Estate the Trespa panels were applied in a random pattern sequence covering the newly applied external insulation. Each of the four blocks had its own individual colour scheme chosen by the tenants themselves. New aluminium/timber tilt and turn windows were installed reducing maintenance dramatically as they could be cleaned safely from inside each property. All plant was re-sited to the top of each block and covered with a sloping roof in effect adding a further storey. Trespa Meteon panels perform exceptionally well outdoors with neither sun nor rain having any significant effect on the surface. The high-pressure compact laminate with an integral surface is manufactured using Trespa’s unique inhouse technologies that utilise dry-forming and electron beam curing. Canaletto tower balconies incorporate Schöck Isokorb The Canaletto residential tower at 257 City Road in London has a curving facade of metal and glass that breaks into a series of three-to-four storey clusters containing grouped balcony terraces. These are steel construction connected to the concrete frame and as always with cantilever construction elements, one of the first considerations was the prevention of thermal bridging. Thermal bridge heat losses are responsible for an increasing percentage of overall building heat loss, due to airtightness and fabric U-values being improved in UK Building Regulations. Thermal modelling calculations show that for multi-residential projects such as large apartment blocks, thermal bridges could account for 20-30% of thermal losses, with balcony connections being a major contributor if effective thermal isolation is not incorporated.

The Isokorb range of thermal break elements from Schöck combats thermal bridging; and for the high specification Canaletto project the Isokorb type KS20 is installed. This structural concrete-to-steel connectivity module sits between the outer and inner structural connection points and blocks the heat outflow through the use of high quality polystyrene insulation foam. The Isokorb range provides solutions for concrete-to-concrete and steel-to-

steel, as well as concrete-to-steel – and the entire range offers the security of BBA Certification and LABC Registration. It also comfortably exceeds the requirements of BRE IP1/06 and Part L of the Building Regulations where the temperature factor used to indicate condensation and mould growth risk (fRSI) must be greater than, or equal to, 0.75 for residential buildings. 8 www.schoeck.co.uk

Huge sewage works ups its security

Thames Water is improving Beckton Sewage Treatment Works in East London to enable it to treat 60% more sewage than it currently does now and allow for a 10% population increase. Its long-term security fencing partner Zaun installed five different types of fencing in the first phase of works completed last year.
