How can self-builders reach carbon zero? As self-builders adopt an increasingly sustainable ethos when designing and building their own homes, Simon Orrells of Frame Technologies considers why issues surrounding climate change and the zero-carbon agenda cannot be ignored.

s sustainability and cutting carbon emissions are fundamental to reducing
energy consumption and related costs, selfbuilders have a vested interest in looking to adopt lowcarbon methods of construction. In my opinion, outdated traditional construction practices are simply no longer sustainably viable. The onsite waste, high levels of landfill disposal, intense labour costs, lengthy build times, onsite risks and transportation issues are just a few of the reasons why I believe self-build practices have evolved to embrace offsitemanufactured timber technology. While traditional build methods are on the decline, offsite-manufactured high-performance timber frame systems are rapidly moving to the forefront of the sector. Self-builders are looking for ‘added value’ – they understand that upfront investment in high-performance systems will deliver long-term results in vast energy savings for the lifetime of their home. To meet this need, Frame Technologies designs and manufactures TechVantage timber systems that surpass Building Regulations by 20-25% through superior insulation combinations.
Airtightness and the ban on gas boilers
With pressure from Government bodies to reduce our carbon footprints and work our way towards achieving the UK’s zero emissions target set for 2050 – many self-builders are asking, can we really become entirely carbon-neutral? This is a huge question and one I’m not entirely equipped to answer, but I do understand that the traditional construction industry is a major contributor and we all need to do our bit. One recent carbon reduction suggestion has caused a high level of controversy in the media. The considerable carbon impact of gas boiler heating systems has triggered major news headlines with the Government’s plan to ban gas heating in new houses from 2025. The scheme is based on a report by the Committee of Climate Change (CCC), who recommend low-carbon energy heating over gas boilers for new builds. In reality, this new legislation will not pose any real issues for the self-build community as innovative practices are on the increase in this forward-thinking sector. The impressive airtightness and SAP calculations that can be achieved in self-build projects using highperformance timber frame systems are already overcoming heating predicaments. Until temperatures are particularly low, no heating solutions are required at all, virtually eliminating heating costs for the best part of the year. This all comes down to adopting a fabric first approach when planning a self-build project. While these principles are only coming to the fore of self-build discussions now, they are not new. I’ve been promoting fabric first as the solution for energy efficiency in selfbuild projects for over 20 years. Non-fossil fuel heating systems recommended by the CCC provide options for environmentallyconscious self-builders. These alternative solutions comprise heat recovery ventilation systems, heat pump ventilation systems, air-source heat pumps and air to domestic hot water pumps. Each of these techniques supports fabric first designs that embrace timber for optimal SAP calculations and U-values.

Carbon sequestration
Timber creates a natural carbon store through sequestration. In simple terms, the use of timber has a positive impact on the environment, and embodied carbon is therefore pivotal in the fight to reduce our carbon footprint. The use of concrete and structural steelwork in their current forms account for 14-16% of world carbon emissions, and whilst we accept that these materials lend themselves to certain design solutions, there must be a fundamental change to the way in which we design and specify materials. The energy efficiency of a building fabric through strong airtightness and U-values remains core to a highly efficient home. Airtightness refers to continuous airtight seals for draught-free construction. It is essential for protecting building envelopes as it ensures energy efficiency and warmth, complying with Building Regulations. The innovative use of sustainable timber technologies helps to deliver high-quality buildings without compromising the environment. Over the last 10 years, engineered timber systems have been emerging as a sustainable and cost-effective building material of choice. It is a vital component in the battle to reduce carbon emissions. We must consider the impact of specifying materials when constructing developments large or small to ensure we minimise the impact on the environment, not just for us but for the health and wellbeing of generations to come.

enovations are particularly attractive to avoid embarking on the difficult housing market. They can simply stay put and improve their own surroundings. In fact, 15% of homeowners have stated their intention to renovate instead of moving to a new house. So, which home renovations will bring you the highest returns? Let’s find out…
The most popular renovations
Often, the main rooms that are renovated are bathrooms and kitchens. A whole new kitchen can bring in so many self-promises: with a new kitchen, we’ll actually use the cooker more, right? On the flip side, a new bathroom promises a tranquil oasis away from the hustle and bustle of day-to-day life. There’s something universally appealing about a room designated as a relaxation space within our homes, and an old, mouldy bathroom just won’t cut it. Research by Zopa found that these are the most popular rooms for renovations: Kitchen renovations were popular among 25% of homeowners Decorating renovations were popular among 22% of homeowners Bathroom renovations were popular among 12% of homeowners Garden renovations were popular among 10% of homeowners. But are the most popular renovations the most profitable?
The most-needed renovations According to SafeStore, what we love might not yield us the most return. Renovating the kitchen added an average 8.2% to the overall value of a home, where renovating a bathroom faired even worse with only 4.2% added to the home’s value. In fact, the most profitable home renovation project, adding 10.8% to a home’s value, only scored 2% in popularity among homeowners in Zopa’s study. I-B U I L D/ F E B/20

Despite adding 10.8% to the home’s value and a whopping 70% return on investment, loft conversions don’t feature high on the list of dream renovations. But who doesn’t want another room in their house?
Small-scale with big returns
Renovations don’t always mean tearing an entire room out and rebuilding it all over again to the boost the value of your house. According to Pettyson, simply revamping the carpets of your home can bring in a profitable 50% ROI for homeowners. You could either replace them entirely or simply get your old carpets professionally cleaned to see that little monetary lift. There are a number of other easy renovation tasks that can help, including adding wooden flooring and reopening fireplaces. Being thrifty has its benefits too. Doing as many tasks yourself is certainly a good place to start. So too is shopping for vintage finds instead of brand-new fittings and fixtures for your rooms. Get yourself a cheap skip hire to deal with all the debris, and you’re all set to breathe a new lease of life into your home!

The primary requirement was to transform the interior when the couple was entertaining – with rooms that could easily be separated to accommodate their parents when they came to stay – while retaining the open and spacious atmosphere the apartment exposed. The Doreys approached Londonbased architect practice Loud Architecture & Interior Design (LOUD Architects) to meet their unique brief. Taking Matthew and Gemma’s requirements into consideration, LOUD’s Managing Director, Kate Clare, devised a practical and innovative interchangeable layout, complete with movable partition walls, secret sliding doors and bespoke fold-away beds.

An essential prerequisite was to create a stand-out space for the young couple without the apartment losing value. To ensure Matthew and Gemma’s brief was answered, Kate fabricated the space into a bright dwelling with captivating design features perfect for a young, growing family. Explaining how this was achieved, Kate says: “We orientated the space to the north and made the rooms brighter with colourful ceilings, tiles and a minimalist design – using modern techniques for the contemporary residence.”
On the move
From the outset, the concept for Matthew and Gemma’s home was to create several spaces from one single floorplan. “The vision behind the Angel apartment was to integrate moving parts into the skeleton of the build,” recalls Kate.
“We needed elements to move, open and close to meet the Doreys’ brief. Matthew and Gemma are very creative – both working within the media and technology industries – so when I approached them with some space- and cost-saving ideas, they were very much on board with my designs. At the start of the project, I presented them with different colour and material options – it was very much a collaborative effort between myself and the couple.” With Kate in charge of the architectural elements and Matthew and Gemma project managing the project, the build completed in 10 weeks (six weeks dedicated to design and four for construction). The process was relatively plain sailing with freeholder’s planning permission obtained within a few weeks and the couple living within the property throughout the renovation works. There were a few elements of the project; however, that did pose quite the challenge, as Kate explains: “Unfortunately, the flooring was too soft and had to be changed. Also, building control

required the glass partition within the apartment to be fire-rated; this meant the design had to vary slightly. That said, the final scheme was actually preferred – which was a win-win!”
Selective specification
Kate approached the material and product specification by following the existing palette and answering Matthew and Gemma’s specific requirements. “For example, we selected easy-toclean materials for the apartment,” explains Kate. “We felt it essential to include these elements due to the frequency of hosting at the Doreys’ apartment.” I-B U I L D/ F E B/20

The apartment has received a complete overhaul, which has seen a new design, fresh splash of colour and updated technologies as well as a new flow of rooms. The most significant change perhaps is in the bedroom. In this space, the bedroom can be opened up into two rooms – with a window separating the bedroom and kitchen. Overall, Matthew and Gemma are impressed with their new apartment. “The Doreys are delighted with their new interchangeable space,” comments Kate. “The design perfectly reflects their travels, personalities and tastes. What’s more, we’ve incorporated the modern aesthetic of the exterior into the interior to create a consistent feel – this is displayed through the warm, clean lines that run throughout the apartment.”
Tips and tricks
Kate’s advice for anyone wishing to renovate their current property is to: “Have a good tender pack and take your time specifying everything into one easy-to-read document.” With regards to materials, she would recommend: “Architectural salvage for the windows and sliding door partitions.” Furthermore, Kate would also advise: “Not to be afraid of specifying bespoke items – such as our bespoke brass bar!”

Get the sizing right
The MVHR unit must be the right size for your property. The type of MVHR unit selected should depend on the size of the property, the number of rooms, wetrooms and the number of occupants. An oversized unit may be inefficient and use more power; an undersized unit will be noisy, inefficient and consume too much power. The use of multiple units on a very large property is recommended because it can provide a quieter and more energy-efficient system with improved heat recovery. The sizing of the duct is also important. A duct that is too small for the airflow rate will result in high resistance and velocity of air, creating noise issues. A reputable manufacturer, like EnviroVent, will be able to advise on the optimum size for a given system.

elf-builders are increasingly choosing MVHR as the preferred choice for their new home. MVHR offers a sustainable longterm solution whilst delivering healthy indoor air quality to the home and energy savings.
What is MVHR?
All new-build properties require adequate ventilation, which means specifying a system which will remove any excess moisture and create good indoor air quality. Extract fans and centralised extract ventilation systems remove heat, which reduces the home’s overall energy efficiency and can increase the cost of heating. However, MVHR addresses the issue by recovering the heat from the extracted stale, moist air within a property’s kitchen, bathroom and en-suites. The energy from this extracted air is transferred through a high-efficiency heat exchange cell to fresh filtered air and re-supplied to the habitable areas of the home. A typical MVHR system comprises a heat recovery unit containing a high-efficiency heat cell. This is typically installed in a utility room, cupboard or loft space and is connected to the habitable rooms in the property via a network of ducts, which open into the rooms via extract or supply valves in the ceiling.
What are the benefits of MVHR?
For many new properties, MVHR is the most efficient form of ventilation currently available and the most energy-efficient too. The right system, correctly installed, will take care of any condensation problems and may reduce the cost of heating. MHVR naturally provides all-year-round fresh, I-B U I L D/ F E B/20
filtered air. By maintaining an optimal indoor climate and removing condensation, MHVR not only saves energy but can also reduce wear and tear on paint, wallpaper and furnishings, reducing maintenance costs. Having good indoor air quality also helps to reduce symptoms of asthma and other respiratory illnesses, which can be triggered or worsen in humid, moist conditions where dust mites can be prevalent.
Get a professional opinion
Most new-build properties are well-suited to MHVR, but it is important to have ventilation specified from a specialist to make sure the right system is specified. While the ventilation system should perform well regardless of a property’s airtightness, optimum heat recovery performance requires an airtightness of less than 5m³/(h.m²) @50Pa. At 5m³/(h.m²) @50Pa or above, heat recovery can be less cost-effective. The more airtight the property, the more effective an MHVR system will be. It makes sense that if your building is draughty, there is relatively little point in retaining the heat extracted by ventilation alone. Depending on the size and location and air permeability of the property, calculations are used to ensure sufficient airflow throughout the dwelling.

Check that your system will be compliant with Building Regulations
Mechanical ventilation with heat recovery (MVHR) is covered under System 4 of the Building Regulations, Approved Document F. MVHR systems are required to provide, at all times, the minimum whole building ventilation rate and the whole building extract ventilation rate. Approved Document F provides required airflow rates for MVHR systems.
Good installation is essential
The Building Research Establishment (BRE) recently conducted a study into the installation of MHVR units. Their findings suggest that as many as 9 out of 10 heat recovery units in UK homes have been incorrectly installed and that many systems required subsequent changes to air inlet valves, ducting or insulation. It is, therefore, essential to get the installation of an MVHR system right, from the start, by working with a fully trained and qualified ventilation installer. The most efficient unit on the market will perform worse than the least efficient unit if it is poorly installed. The efficiency promised by a particular unit can only be reproduced in the installed environment if it is properly implemented as part of a well-planned system. Correct commissioning of the system is also crucial to ensure that the right airflow is delivered and that the system is properly balanced.
Filtration
In choosing an MVHR unit, noise pollution and air quality in the area must be considered. That’s because MVHR draws in air from outside the building, transferring heat from the

Over time, filters can clog with dirt and other substances. A clogged filter can no longer effectively clean the air, and, just as importantly, the heat recovery system will be unable to run at maximum efficiency. The worse the pollution outside, the more important a filtration system will be, and the more often filters will need changing. If filters are simply allowed to clog up and be left clogged, the heat recovery system will not be able to maintain its performance.

A heat recovery system is only as good as the ductwork installed. It can be false economy to specify the most expensive type of MVHR unit and install it with sub-standard ducting. When ducting is selected and installed correctly, it improves and prolongs the efficiency of the whole system, leading to long-term low maintenance. On the other hand, a ventilation system that has issues with the ducting, which can range from ‘slump’ of flexible types, through to inadequate jointing mechanisms, is always going to underperform. Debs, her partner, Nathan, and two boys, relish in the relaxation that Nare’s Yard has to offer – with its natural finishes and stunning surrounding vistas. And, when the property is not in use, the family rent the house out via Unique Home Stays for tourists to enjoy. A property developer, Debs’ vision when converting the building into the dream getaway it is today was “a hiding place in the country,” where visitors can “reconnect with nature”. The key focus of this vision was to construct a residence that provided guests with pure relaxation. Taking inspiration from interior magazines and working with her architect, Debs’ concept was realised in the form of “pared-back simplicity.” I-B U I L D/ F E B/20
Picturesque settings
The property itself follows an open-plan layout with light-filled spaces, placed against a backdrop of rolling hills and open landscape. Set within eight acres of countryside, the simple cabin-like build enhances the panoramas. Moving indoors, the house follows the theme of bringing the outside in with bright and airy interiors. Debs worked with a landscape architect to deliver the beautiful surrounding landscaping. Describing the exterior, she explained: “The outside space is an overflow of the house, but with a very natural slant. We included a large amount of white concrete to reflect heat and light, and we’ve also incorporated points of interest with

handmade benches from Stefan Roux at Penryn and a reclaimed granite trough from a reclamation yard in Penzance.”
The process
Acting as the project manager and working with a “capable builder”, the Pryors predicted a one-year construction process; however, the timeframe spanned an impressive 14 months; with an extra year dedicated to obtaining planning permission. Talking of the most challenging aspect of the process, Debs said: “The most difficult element was juggling the build with everyday life – with two home-schooled children and an hour’s commute to the site itself, it did prove quite the test at times.”

Another challenge for the Pryor family was remaining within the build budget. When asked if she had stuck to the original figures, Debs responded: “No! A lot of our money went into the drainage and landscaping of the site – as well as the utility connections.”
Final thoughts
Despite the challenges the Pryor family overcame when building their relaxing getaway, the final property is everything they hoped it would be. “My favourite thing about Neal’s Yard is the immediate relaxation factor it offers and the lack of visual intrusions. The build itself does not detract from the striking views; rather, it frames them with a classic, natural and uncluttered finish.”
When asked if there were anything she would do differently, Debs commented: “I’d finish the build earlier than we did – so that we could enjoy more of the summer sun in Neal’s Yard! “In all honesty, I’m not too sure if I would want to relive the whole process again. I would have to choose wisely; as selfbuilding does take over your entire life – it would have to be worth the time, energy and sacrifice!” For others wishing to self-build a property or renovate an existing structure, Debs imparts some indispensable advice: “You have to know what you are doing! But most importantly, ensure you do your research and set a budget. And lastly, question absolutely everything!”

While design and interior trends are often one of the key considerations, one of the best places to begin when specifying your interior finish is the condition of your substrate and the property you’re working with. iles, carpets, wood and solid stone are all popular choices when it comes to deciding what to place on your floor at home. Yet, one flooring choice that is gaining in popularity is luxury vinyl tiling (LVT). Advances in technology and manufacturing processes have meant that flooring can easily compete with the above, especially natural materials that are so popular with homeowners. With many benefits, LVT can be a sure way of future-proofing your home. New entrants to the market include products with built-in underlay such as engineered vinyl. This means consumers have a lot less sub-floor preparation, streamlining the process. Replicating the look of real wood and stone, the vinyl

Why home renovators and self-builders are opting for LVT
design. Logos, herringbone, chevron, motifs, mixing wood effect side by side to stone effect, creating visual flooring walkways are just some ideas of what you can easily create with LVTs.
If you lead a life that consists of working long hours, a long commute, after-school clubs and the like, the last thing you want is a floor that demands high maintenance. This is a major plus in LVTs’ armoury. Once an LVT has been installed, all you have to worry about is regular vacuuming/brushing and a wash with a damp cloth every so often. Typically, if you have pets, youngsters and a clumsy partner, a daily vacuum and a weekly wash will suffice.

Luxury vinyl tile (LVT) flooring is seeing enormous growth in the UK, growing at a faster rate than any other type of flooring. LVTs have been around for several decades, but it’s only really now that the UK consumer is catching on to the many benefits they can offer beyond traditional styles of flooring. Aesthetics
A man-made product, mainly from PVC and commonly 2.5mm-thick, LVTs replicate the look of natural products such as wood, stone and ceramic floors. The higher quality manufacturers guarantee their products to be 100% phthalate-free, gaining minimal VOC emission ratings. With modern digital printing technology, the higher quality manufacturers’ products uncannily replicate the look of the natural products they mimic. To enhance LVTs’ authenticity further, some manufacturers can even produce an embossed finish which follows the grain in wood designs. The finished look of such LVTs is staggering.

…is probably LVTs’ strongest point. No flooring product is totally indestructible, but LVTs are probably the closest you can get. Waterproof, pet-friendly, dimensionally stable and even childproof; it’s the magical wear layer that defines an LVT product’s durability. In a residential setting, a 0.3mm wear layer will give you a heavy domestic wear rating, but the best quality manufacturers tend to have a larger design collection with products that carry a 0.55mm wear layer which incredibly gives you a heavy commercial wear rating. You do need to treat an LVT with a little respect, however. Assuming you can drag sharp, heavy objects across an LVT floor will potentially lead to scratching. You need to be sensible with an LVT floor, and if you are, you will get years and years of life from it with no loss in its appearance nor wear.

From recent demonstrations to Government declarations, the message is clear – we need to work together if we are to succeed against the climate change challenges we all face.

gainst this backdrop, Futurebuild 2020 (running from 3rd to 5th March at ExCeL, London) will inspire professionals involved in self-build specification and design to join fellow industry leaders and innovators to be the catalyst for change and deliver a more sustainable built environment.
Setting the agenda
The highly-regarded Futurebuild conference returns and will follow a three-day progression for 2020. With a central
theme of responding to the climate and ecological crisis, the Conference Arena will host engaging debate and discussion led by politicians, academics and industry shapers. Unmissable sessions include ‘The future is regenerative’ chaired by Peter Murray, Chair of New London Architecture (3rd March). It will explore how design and construction needs a circular rethink. Planning permission for an oak-framed garage An oak-framed garage provides a solid, life-long structure to protect your vehicles, with the potential added advantage of storage space, living accommodation, a home office and more.

ith so many options – enclosed or opensided, multiple bays, single-storey or room above – acquiring planning permission for an oak garage may appear simple, but on occasions can be complex.
You’ll also need to comply with any applicable Building Regulations – for example, being at least a metre from the boundary. Although, carports do not need Building Regulations approval providing they are open on at least two sides and have a floor area of no more than 30m 2.
Planning for an oak-framed garage
Providing your proposal meets certain size and location considerations, and there is vehicular access to a drive and/or a parking space already exists, you may be deemed to have permitted development rights. Therefore, you may not need to apply for planning permission for a garage unless the structure is to the front of the house, will lie on designated land or listed building orders affect your property.
Planning for an oak-framed garage with room above
If you’re looking to build a second storey over your garage/carport, you may need planning permission and/ or Building Regulations approval, depending on your intended use of the space. You may also be required to set the frame back from the front of any existing building so that it won’t be over dominant or affect any other considerations, especially the visual aspects of the property. Generally, any new outbuilding needs to be in keeping with surrounding properties. in Warton. Wanting to replace white plastic gutters and
downpipes at the front of the house with a rainwater system, various avenues were searched. The result was Yeoman
Rainguard’s XL Aluminium range, which ticked all the boxes when it came to style, ease of installation and durability
whilst also being cost-effective. Yeoman Rainguard 130 x 100mm-deep flow half-round XL Aluminium gutters were
installed, giving real impact to the house frontage.
