Lighting up i-build is following Will Anderson as his self-build journey unfolds. At this stage of the process, the building's second fix is finally underway.
A
ccording to some of the self-build books, the time between first and second fix can be a matter of weeks. Once the cables and pipes are in, it’s just a matter of pinning up some plasterboard and getting the plasterers in for a few days, then you’re nearly ready to install your lights and taps. In my case, however, the gap has been a matter of months. The best part of a year in fact. That’s partly because I’ve been on my own a good deal of the time but also because I’ve wanted all the walls, ceilings and floors to be fully finished before we go to the next stage. So as well as plastering, painting and tiling I have spent a lot of time laying our parquet floors, which look amazing now that they been sanded and oiled. I’ve also been distracted by building the first floor oakframed conservatory, including its traditional leaded windows; making and installing the double-height bookcases which define our upper storey; and even tiling our roof windows

with golden mosaic – all those crazy things that only a slightly obsessive self-builder would commit to taking on. Anyhow, we have at last started second fix, beginning with the lights. One trade I decided not to try and take on myself was the electrics, given the risks involved and the amount of training needed to be able to sign off a system for building control. It’s not the kind of thing you can learn in a couple of weekends at your local builders’ training centre. Fortunately we have a very flexible and helpful electrician, Szymon Berlanga, who has an excellent memory for exactly where he put all the cables, given that he began the job nearly a year ago.
Allocating a good budget Lighting used to be a key issue for the energy efficiency of housing but all that’s changed since high-powered tungsten filament lamps were banned and the lighting manufacturers started producing extremely good quality LEDs. 10 years ago, a house fitted entirely
with LEDs made the news because it was so advanced. But then, the quality of LEDs was still problematic. Now, there is an extraordinary range of LEDs for all domestic light fitting, including bulbs which mimic traditional tungsten filaments. All of which means there’s no longer a need to worry about the technology and you can spend all your time choosing your fittings in the knowledge that there will always be a good LED to fit them. We deliberately set and protected a decent lighting budget because lights play such an important role in the final feel of a home. So we have splashed out a bit, including hammered brass pendants in the kitchen, from Original BTC, bronze wall lights at either side of the window seat in our main living space, from Dusk Lighting, and a lovely 1970s German glass and brass ceiling light from Hector Finch. In the middle of our upper library bookshelves I have installed a particularly unusual second-hand light, a modernist combination of steel and spun glass, which I bought on a whim at a local antiques fair. I had to build a special box for it in order to incorporate it into the shelves but it transforms the bookshelves. Next stop, kitchens and bathrooms. Some people give themselves months to install a new kitchen. As we’re planning to move in before Christmas, I’m going to have to reverse the trend once again and try to get ours sorted in a week.

Branching into biomass As a sustainable, cost-effective and convenient heating solution, biomass-fuelled systems have become an increasingly popular choice for self-build projects. Phil Hurley, Managing Director at NIBE, looks at the factors driving uptake - and how self-builders can reap the long-term benefits of biomass.
W
ith demand for greener heating systems continuing to rise, there’s one technology that has emerged as a frontrunner amongst UK homeowners. Generating heat from wood pellets, logs or chips, biomass boilers offer real energy security and a reduced environmental impact. They are also the ideal alternative to conventional off-grid heating systems, such as oil and LPG, in properties that have enough space for fuel storage – providing reliable, renewable and readily available space heating and hot water. What’s more, thanks to financial schemes like the Government’s Renewable Heat Incentive (RHI), biomass systems can become long-term income generators as well. One of the main features attracting self-builders to biomass is that it’s a heating fuel in the conventional sense of the word, but it’s also truly renewable. Biomass boilers are operated in exactly the same way as more familiar gas and oil boilers, with fuel that can be used as and when it’s needed. They also have a similar flow temperature to traditional systems, so they work seamlessly with existing heat emitters, including radiators and underfloor heating. On top of these logistical benefits, biomass is a carbonneutral heating solution, so it boasts all of the plus points of other renewables. Like heat pumps and solar thermal technology, it provides clean, cost-effective and futureproof energy – protecting a property against potential

price hikes and supply issues, and ensuring a greener future for residents in the long run. Whilst oil prices have fluctuated hugely in recent months and years, biomass is a far more stable option. Prices have stayed relatively consistent over the last 10 years, and the introduction of the RHI in April 2014 has helped strengthen the economic appeal of biomass even further. Under the scheme’s tariff setup, sustainable technology owners are rewarded for the renewable heat they generate over a seven-year period. Quarterly payments are measured in pence per kilowatt-hour of heat produced, and tariffs will adjust in line with inflation. Biomass systems in single domestic properties are eligible for RHI payments. Selfbuilds are the only new-build properties that are eligible. To get the best benefits from biomass, it’s vital that self-builders opt for a system that has been specified to meet the needs of their exact project; and is designed, fitted and maintained to the highest possible standards. The most important first step to any successful install is seeking expert advice. A renewable heating specialist will be able to look at your plans and advise on the perfect technology for your setup. To qualify for RHI payments, your system must be fitted by an installer who has the right training and accreditation under the Microgeneration Certification Scheme (MCS).

Getting closer to realising your vision The past couple of years have been hugely significant in making self build a real, viable housing option for all, boosted greatly by the Government's continued support. hether you are considering self build, are underway or near completion, you are probably like me and wondering where the last 12 months have gone. Since the formation of BuildStore in 1998, we have been continually encouraged by the interest shown in self build and believe that the wider availability of specialist mortgage lenders plus developments in design, products, systems and technologies have been a significant factor in the growth of this sector. Submit the model application To avoid unwanted delays to your self-build project, your application process must be ‘by the book’. Steven Pearson, Planning Consultant and Legal Author at legislation analyst Cedrec, outlines some essential guidance for the application procedure.
S
ince the Conservative Government was elected into Parliament back in May, the focus has been on getting Britain building again. However, all developers, no matter how big the proposed development or how much the Government wants development to happen, must comply with planning law to avoid unnecessary delays in their planning application process; this gives their planning proposal the best chance of being accepted. To do this, developers must first do some research. In relation to land, or a building that is to be redeveloped, find out if there are any special controls applied to it – for instance it could be a listed building, in a conservation area or in an area of outstanding natural beauty. It is advisable to look and see if the local planning authority has adopted a local plan which will guide development in the area. If the proposed development matches the local plan, the application is more likely to get accepted. Next, developers should try and get some preapplication advice from the local planning authority. This will help to form a positive and proactive relationship with the authority which is important considering that the authority will be making a

decision on the application at the end of the day. When it comes to making the application itself, the law is very clear about what is required. For a standard planning application, the application must be made on the correct form and all of the information required by that form must be included: most applications are now submitted online through the planning portal, which is designed to make the process easier. New planning applications will also require the submission of plans (drawn to scale and showing the direction of North) to identify the land, other plans, drawings (to scale) and information. It is important that the plans clearly show the location of the land, usually shown by drawing a red line on the border of the land. If the application relates to land or a building that is not owned by the applicant, or there is a tenant in the property or on the land, the applicant must then give notice of the application to the relevant owner or tenant and certify, in the planning application, that this has been done. In some cases, a statement outlining the design principles applied to the development and also how issues regarding access to the development have been dealt with. Finally, the application must be accompanied by a fee; the local planning
authority can advise how much this may be. If any of those steps above are missed, the application may be considered invalid which means it will be delayed or it could even be rejected. Unfortunately, even if all of these steps are followed, and a model application is submitted, the application may still be rejected. The local planning authority will inform you exactly why it has been rejected in the decision notice. However, if a decision is to be disputed, the applicant can appeal to the Secretary of State against the decision. It is advisable, though, that a planning appeal is only launched when all other options have failed, including speaking to the planning authority about the rejection. It is worth bearing in mind that all local planning authorities are on the side of the developer. They will want to see positive development in their area as much as anyone else. However, planning is a difficult job, and planners must juggle several different factors, even for the smallest of developments. Working with the planners, and approaching an application, in a positive way is a huge step towards success.

Planning for the future A local presentation in their hometown inspired Mr and Mrs Young to commission a two-bedroom single-storey bungalow built to Passivhaus standards.
A
s a newly-retired couple, the Youngs were keen to reduce the cost of heating and maintaining their home. After looking at several renewable and energy-saving sources, they felt it was time to

downsize to a more energy-efficient dwelling. Mrs Young comments: “Our home was a vast, early Victorian house with several large rooms, high ceilings and fine sash windows. Although it was a beautiful home, with an elegant garden, it became increasingly costly to run and maintain.
After retirement, we felt the need to plan for the future in a smaller and more energy efficient home.� The couple had attended a presentation at the local Rotary Club about the past and future domestic architecture of Norfolk. It was
Sustainable Living here that Chris Parsons of Parsons + Whittley Architects introduced the future concept of Passivhaus. Re-iterating the principles, Chris explains: “Passivhaus is the foremost low energy and comfort standard delivering buildings that require very small amounts
of space heating, whilst maintaining a very comfortable environment. “Delivered through five principles of insulation, reducing thermal bridges, low air leakage, mechanical ventilation with heat recovery and modeling internal heat gains

energy efficiency,� comments Mr Young. In order to reach a final decision on their build, the couple visited one of England’s first Passivhaus homes in Denby Dale. This confirmed their view that they would aim for a fully certified Passivhaus.
Build challenges As the Youngs were fortunate to have a sizable garden with their property, the new home could be built on a part of the existing land. This meant the couple could stay in the community and enjoy their retirement. The site itself, however, was not particularly

fairly restricted access.” In total, the project took 28 weeks to complete. Three weeks of the build were spent constructing the inner aircrete shell. In order to help meet the Passivhaus standard, H+H’s Celcon Blocks were specified. Despite it being the first Passivhaus project for contractor Grocott and Murfit, the project team was confident all Passivhaus boxes were ticked with the H+H Celcon Block Standard Grade for the internal leaf and external leaf to the timber boarded elevations on the structure.
Speedy construction Having looked at other alternatives, the contractors opted for H+H products due to their delivery time, speed of construction, stability and thermal mass. Faced with both brick and timber, the bungalow has an external
U-value of 0.096W/m2K for the timber faced walls and 0.098W/m2K for the brick faced walls. H+H’s Celcon Block Standard Grade is a key contributor to achieving these results with a thermal conductivity of 0.15W/m2k. Speaking of the product, Dan Higginbotham of Parsons + Whittley comments: “H+H provided us with advice on block types and their suitability for this Passivhaus project. Compared to a timber frame solution, the H+H products allowed for a faster build process, enhanced stability and better thermal mass qualities allowing us to reach Passivhaus standards. This was the preferred building material for the contractors at Grocott and Murfit whose previous experience and desire to build again using H+H aircrete was the reason we opted for the H+H solution.” The choice of doors and windows was
large and it was dominated by a protected lime tree. This posed several challenges in the design stage, as Chris explains: “The protected lime tree dictated the form of the dwelling, being an annular segment centred around the tree, with the main garden space forming the tree’s root protection area. The shape in turn led to the resolution of the form, adopting a sloping monopitch roof, again centred on the protected tree. “In addition to coping with the tree, ground conditions meant we had to use a piled concrete raft as both foundation and floor slab, and if that wasn’t enough, the site had a

also instrumental in meeting the standards of Passivhaus, as Chris Parsons explains: “The doors and windows have a schizophrenic role in Passivhaus being both heat emitters and heat gainers. As a consequence, their performance is critical to the success of Passivhaus, as is their size and placement, all of which is modelled at the Passivhaus design stage.
Passivhaus performance “In this instance we used an aluminium/ timber composite window, manufactured by Internorm and supplied by Ecohaus Internorm, who are experts at delivering high performance products for Passivhaus performance.�

Sub-brow Eyebrow Sustainable Living In spite of the challenges it posed throughout the initial design stage, the lime tree actually tackled the potential issue of overheating. “As with all good design, constraints became opportunities,” says Chris. “In Passivhaus design, it is important to provide summer shading to avoid overheating. We quickly realised that our protected tree was ideal for that purpose, providing shade when in leaf in the summer months, but allowing the sun’s heat through the main windows in winter when the leaves had fallen.” Other key, and unique, elements of the project comprise the curved, sloping roof and larch cladding which together wrap around the lime tree. “The shape dictated the need for a roofing material that could cope with

the circular slope so this led to the consideration of a standing seam zinc solution, with complementary zinc rainwater goods,” explains Chris. “The tree and semi-woodland setting suggested the use of larch timber cladding on the inner faces, whilst the additional height of the taller north and east walls, as well as providing shelter, warranted a more robust solution leading to a brick facade in those locations.”

– a highly energy efficient and manageable home from which they can enjoy their retirement. Achieving an energy efficient home was the couple’s main concern, however the final structure has added a whole new dimension to the couple’s home and contributed significantly towards their satisfaction of the project, as Mrs Young elaborates: “Initially the actual design seemed to be of secondary concern, but now that we are in the house we can at last fully appreciate the high quality of the design. “The curved outline may have been a pragmatic response to the lime tree but it has given our home a pleasingly embracing, unique building. The design details such as the sloping zinc roof, the bold windows and the clean internal lines with wonderful lighting, have created something we are delighted with and very proud of.”

Paul and Tina Tann have recently completed an ambitious restoration in East Malling, Kent, transforming a conventional 3-bedroom semi-detached property into a lavish and spacious home tailored to their passion for entertaining.

hen the Tanns’ two children flew the nest, they found that the space that came with their three-bedroom property was no longer required. Instead of simply downsizing to a smaller house, the couple embarked on a challenging project that would create the exact home they desired. Tina explains: “We had a relatively small mortgage left on our three-bedroom property, so we looked around the local area for something that required modernisation. By selling our home, paying off our mortgage and having some money left over, it enabled us to create a home that met all of our needs.” Instead of being overwhelmed by this new
venture, the couple approached the restoration design logically. Tina continues: “In order to reach a final design decision, we took what we believed to be the best bits from previous projects we had been involved in, we then tailored them the best we could to suit our budget.” The property was originally owned by a local authority and was purchased by the tenant in the 1980s under the Government’s Right to Buy scheme. Despite these properties being notoriously popular for approved extensions and modifications, the couple experienced their first potential hurdle in their original plans. Paul explains: “We consulted with a local architect who was familiar with our local authority – he advised us against our original plans for a detached garage. He told us it

would not have been passed as it was encroaching on the street scene. We were obviously pleased to have found this out before submitting any plans. We instructed him to draw the plans with his advice and were happy they were passed in 12 weeks without any problem.” Before the couple proceeded to completely gut the three-bedroom property, finding a space to live throughout the restoration process became a number one priority for them and their two cocker spaniels. In spite of several offers from family and friends, accommodation was found in the form of a caravan, which would take pride of place in the spacious front garden. Tina explains: “We could have moved in, it wasn’t unlivable, but we wanted complete freedom to transform every aspect of the property, as opposed to focusing on one room at a time.” The original specification of the property comprised three bedrooms, bathroom, a lobby, lounge and kitchen/ diner. The property had been vacant for some time, so was in desperate need of modernisation. Tina explains: “Our vision was to totally transform the property. We reduced the number of bedrooms to two, but incorporated an en-suite

Downstairs we had a single-storey extension including a garage, cloakroom and a roomy, openplan dining room and kitchen.” By Christmas 2014, the interior was a complete shell. Winter had truly set in and the prospect of more months in the caravan nearly sent the couple to breaking point. Tina explains: “Our biggest challenge was living in the caravan. As the majority of our belongings were in storage, we had no access to our home comforts. I was itching to get the project moving quicker.”
Gradually the exterior and interior elements started to take shape, as Paul explains: “We had the roof tiles removed and cleaned, and felted the roof before relaying the newly-restored tiles. Cavity wall and loft insulation was also installed. We moved windows to better positions and had French doors fitted in the lounge and dining areas.
High-tech home “The whole property was also rewired – we gave great thought to this and the location of each power point, as we wanted to include as much home technology as our budget allowed. We wanted surround sound for all TVs in the house,
so it was important the cables were concealed as best as possible. LED lights were installed throughout, including sensor LED on the staircase to give a contemporary finishing touch.” In total, the project from start to finish took 20 months. As Tina and Paul were both working full time with their own business, the project was only worked on during weekends and some evenings throughout the summer months. Luckily the Tanns had no set deadline, and with their own groundworks business being so busy, it was agreed that the house renovation would not affect or disrupt work commitments.

Sub-browSanctuary Urban Eyebrow With no immediate time pressure, the couple could give careful thought to the precise finish they required. Paul explains: “A lot of the products we used were through recommendation. Working in the construction industry ourselves, we meet a lot of trades and suppliers. As a result, we felt we were in contact with a lot of tradespeople that we knew and trusted.” The most common challenge when embarking on a self-build project is keeping within the allocated budget. When setting a budget, one piece of advice given to all first time self-builders is: expect to double it! In this case, flexibility alleviated some of the pressure, as Tina explains: “We didn’t have a strict budget. The project did cost more than we originally thought, as we were only looking to have a small extension at the front of the property and

a detached garage. However, after seeing our neighbour’s home and consulting an architect, we thought the downstairs area was not going be big enough. Our unexpected costs therefore came from extending the ground floor at the front of the property, wrapping around to incorporate a larger kitchen/dining space and attached garage.”
A space to relax and unwind When asked how the local community has received their new home, the Tanns have been delighted with the positive response, as Paul unveils: “We have had nothing but compliments from the local community. Throughout the project, neighbours and passers-by would regularly enquire about the build’s progress and have commented on
the property’s transformation. We have even invited some in for a tour, which in turn has given them some inspiration and ideas for their own homes.” Creating a luxury space to meet their needs was the ultimate motivation for the Tanns. It was clear from early design proposals that the couple required a property that would not only provide them with a zone to relax but one that offered them plenty of space to enjoy entertaining friends and family. “We love entertaining,” enthuses Tina. “Cooking is a major part of our lives, so the kitchen and dining area was a key part of this project. We also created a cosy lounge, which becomes our sanctuary when we find time to relax. “The home we have created for ourselves is everything we had hoped for and

Paul explains his vision for the surrounding outdoor space: “We intend to create low maintenance, attractive yet practical landscaped areas. Having spent so many countless hours rearranging and remodeling the interior, it will be refreshing to step out of the confines of the inside space and spend some time enjoying our courtyard garden.
Quaint courtyard “The use of outdoor lighting will make the space safe, yet it will enable the area to become warm and inviting when the sun goes down. We also intend to introduce a water feature to create a smoothing and tranquil atmosphere. An accommodating seating area and built in BBQ will also be key features. “Having been in the groundworks industry for over 30 years, we will be using our own expertise and skills to completely transform the front and rear exterior landscape. We are currently in the process of constructing the rear courtyard using natural products – as the space is only small, we want to recreate a cottage courtyard feel to blend in with the interior design of the property and make it a really inviting focal point. Meanwhile, at the front of the property we will be creating a subtle parking

area with fruit bearing trees and a living hedge to attract wildlife.” For the Tanns, this project has most certainly been a labour of love. Keeping momentum on a build that, in effect, had no absolute deadline, is pure testament to the drive and passion behind this project. Offering some final words of wisdom to first-time self-builders, the couple concludes: “Our advice would be to take the time to plan the build and set a budget for each area. Be patient. Find your local pub to relax and spend some time away.”

Not just flight of fancy Staircases have gone through a massive transformation in the last 15 years. They have gone from being an aspect of the home that you are required to have, to becoming a real focal point of your home.
T
his transformation is no accident, but has instead been due to the massive influx of innovation in the staircase industry and introduction of a plethora of styles in the home, both old and new. If you’re designing your new flight, you’ll want something that not only complements your hallway but is also able to stand on its own as a beautiful piece of architecture. Let’s take a look at a few ways that you could capture that ‘wow’ factor for your home. A feature tread is the first tread or so of your staircase, as such it is potentially the first thing that you see and can therefore really set the tone for your hallway. A feature tread can extend beyond the width of the rest of the flight and as such can improve access as well as opening the staircase into the hallway, making it feel more inviting and welcoming. Many self-builders mistakenly believe that you need to stick with the same wood throughout a flight. While this may have been the case in the past, this is no longer the golden rule. Of course, if you would like an all-Oak staircase then by all means you can, but have you looked into painting some elements of the flight a different colour? Not only does this look great, really working to emphasise the colour and grain of the American White Oak, but this would also save some money as the painted elements would only need to be a more economical Pine. Who said you can’t be both stylish and frugal?
Glazing options Glass was once a balustrade option that was considered to only be suitable for the elite. No longer is this the case. Now more than ever glass has become a great value option to add a little character to your staircase. Both modern and yet understated, this is a fantastic choice if you are looking to bring your house into the

Rainwater systems are available in a wide variety of materials and profiles so it’s worth considering how these will complement the other design elements within the building’s external facade. The first thing to consider is the material to use and the three most common materials are PVC, cast iron and aluminium, each of which come with their own benefits.
Material specification Cast iron is traditionally the material of choice for projects seeking a period or heritage feel as it offers a robust and ornate finish. It is worth noting however, that cast iron is a more costly option for both the initial outlay and installation costs, as it is much heavier than the other two materials. In addition, cast iron systems require significantly

more on-going maintenance than PVC and aluminium. PVC is often used on newer properties where cost and speed are paramount. While it is cheaper to buy and install than cast iron, it is also much less durable with a lifespan typically no longer than 10 years. Aluminium offers the best of both worlds. It is much lighter than cast iron making it as easy as PVC to install and it is also extremely durable, with marine grade systems offering maintenance free lifespans of 50 years or more. What’s more, some aluminium rainwater systems, such as those manufactured by Marley Alutec, offer both modern and traditional ranges, all polyester powder coated with a durable, fade resistant architectural grade finish. Furthermore, if a traditional style is required, Marley Alutec offers a textured black finish that emulates the cast iron look. Colour is another aspect to bear in mind. Gone are the days when rainwater systems were only available in black or murky greys, as new paint technology means self-builders can choose from a host of bright colours, including vivid reds, yellows, blues and greens – whatever takes their fancy. It’s worth looking out for a colour-stable product that has been powder coated using architectural grade paint, as this will ensure it keeps looking fresh throughout its life span. Carefully choosing a rainwater system to complement the overall design of a self-build project pays dividends when it comes to the overall look and feel of the building. Working with a reputable rainwater system manufacturer that can provide high levels of technical support is the best way to ensure the chosen system delivers on both a practical and aesthetic level.

Lighten the load In this article, structural glazing specialist Clear Living reflects on the inherent properties of structural glazing and reveals why it has become so popular in self-build and custom-build homes.
S
ince primordial times, glass has been around in one form or another. Natural glass, obsidian, was formed in the heart of volcanoes until it was discovered by Stoneage man and used to tip his spears. Bronze-age man, with his blast furnaces developed crude manufacturing processes for ornaments and
ingots. And the Romans, who are thought to have first mastered the art of glass manufacture, created the earliest windows in around 100BC. Throughout time, glass has protected us, adorned us, served us and sheltered us, but until relatively recently it wasn’t considered for its structural properties. Always glass sat firmly in the domain of cladding or

curtain wall, whereas structure was all about steel. Now though, the design world has woken up to the qualities of glass as a structural material, extending the palette of the architect and enhancing residential builds in ways never before seen. So what is structural glazing? In short it’s where glass becomes an intrinsic part of the structure, where its load-bearing capabilities are as, if not more, important than its aesthetic appeal. Kristian Hansen, of structural glazing specialist Clear Living, said: “Structural glazing allows us to do fantastic things with glass. In traditional glazing it is the frame which provides the strength, be it oak, timber or aluminium. “But by utilising the structural qualities of the glass as a load-bearing medium, we can do away with frames and edges and create these aesthetically amazing living spaces of seamless glass which connect directly with the building, becoming an intrinsic part of the design. “The only place there may be a frame is around the edges, but the trick is to incorporate that into the building design so it’s buried within the structure.” Structural glazing generally uses an annealed soda-lime glass, which has a slight green/blue tint due to the presence of iron in the mix. The iron content can be removed to make the glass ultra clear. This is called low iron glass.
Carrying the load The glass is toughened by reheating it and laminated for extra safety and security, while special coatings help to eliminate solar gain. During installation the glass is bonded to a frame using structural grade silicon, which has the capacity to secure huge weight loads while keeping the same waterproofing and movement qualities as normal silicon. In terms of thermal qualities, the U values of structural panels are superior to traditional framing systems. As Kristian says: “The reasoning for this is that the centre of the glass has the best insulation while the minimum is by the frame joints. By avoiding any frame joint we can provide the maximum overall U value to the installation.” Such is the popularity of structural glazing, that almost all of the properties in the running for the 2015 RIBA House of the Year featured it in some way. Kristian’s firm Clear Living, based in Wincham, Cheshire, were brought in by architects to provide bespoke frameless glass frontage and minimal windows for two properties on the RIBA long-list, one in Formby, Liverpool, and another in Criccieth, Gwynedd. Kristian said: “For the property in Formby we were asked to provide minimal sliding doors which we managed using our Sky-Frame system. This gives a frameless appearance, with only 20mm sightline between the glass panels. Structural glazing on the front elevation gave a smooth flush appearance. “The property in Gwynedd was incredibly exposed, so wind and airtightness were very important. Structural

glazing was used extensively to provide large 3000 x 3000mm fixed panels. Minimal sliding doors were used with our Sky-Frame system. Structural frameless glass balustrading provided seamless views from the first floor bedroom towards the Irish sea.” One of the great appeals of structural glazing is that it gives the feeling of bringing the outdoors inside, and creating a connection which hasn’t been possible until now. That’s why it’s typically used at the rear of a property, where people put their kitchen, dining and living spaces – areas where the views out are the best, where you’re not overlooked by neighbours and the whole experience of connecting the inside with the outside becomes more meaningful. Kristian adds: “It’s a feeling people tried to emulate with bi-fold doors. They look good when they are open but we have to remember we live in the UK. “It makes more sense to design a building which works for 365 days of the year rather than one which is great for the seven days you can actually have your bi-folds open. “Structural glazing is useful for front elevations if someone wants to create a feature entrance, a statement hallway or something like a double-storey

Kristian advises: “It’s not something self-builders should begin to think about tackling themselves. “It’s not a traditional window where you measure the opening. It needs to be designed into the building before it even comes out of the ground. We work to tolerances of 2mm while a whole project might work to a tolerance of 10mm so it’s very important to make sure a specialist is brought in early on in the design process. “You have to understand glass. You need to know where it can be strong and where it can’t take too much of a load.

You also have to build in contingencies for glass failure. Working with an expert they will design in residual strength so the building stays intact while any repair is carried out. “It’s very difficult to retro-fit or integrate into a project which has already started. 99.9% of the projects we work on are new-builds, re-builds or extensions.” And the cost for all of this? Typically structural glazing will cost around 25% more than a high-end framed solution. But as with everything, this will vary depending on the size and the exact details of the structure.

onsumers are looking for products that have been manufactured to stand the test of time. There is a notable influence from the European market with new contemporary ranges, which feature designer appeal with wall-hung basins in a variety of sizes leading the way. These are complemented with the most recent wall hung, back to wall and close-coupled WC options. Product designs vary from strong, angled lines to soft curves to suit a variety of bathroom styles.
Free up space Wall-hung basins and WCs are great for freeing up valuable floor space and can create the illusion of a larger space, which is particularly useful for the UK’s smaller bathrooms. Shortprojection WCs are also an obvious design choice, even more so if you go for a back-towall option with a concealed cistern. There is also a growing market for short projection models, which are ideal for the UK’s smaller bathrooms. Comfort height WCs have also become more popular as the UK population’s average height and weight increases. Wall-hung WCs can also really cater for this as they can be mounted higher on the wall to suit. Water reducing flush technology is expected now, especially with more consumers paying more attention to their household water consumption. Flexible furniture
Make a statement Regardless of when you choose to embark on designing this space, the bathroom is an area where you can really get creative and add a personal touch. Some may even feature wireless Bluetooth technology with touch-sensitive controls and an integrated stereo speaker system, so you can listen to the radio or music from your smart phone or tablet while brushing your teeth or washing your face. Nowadays many mirrors and cabinets also boast built-in heated demister pads to ensure the glass remains steam free regardless of how hot and humid the bathroom gets.

Securing your dream home Building your own house generally represents a once in a lifetime opportunity so it is vital that you plan every detail of the build to ensure all your visions are realised in the final construction.
from attempting to gain access to a property if you make it difficult for them to identify easy access points to your home, and also hinder their chances of a speedy getaway. A strong, secure perimeter fence and gate, featuring strong locks will create a protective boundary which is in line with Police advice to homeowners. Yet don’t feel you have to transform your home into a fortress. Care needs to be taken to ensure you select the right fence and gate combination. The overall fencing design – including posts and fittings – should be sufficiently sturdy to frustrate any attempts to push it over, remove any panels or parts, kick it through or climb over but, must also be in keeping with the local landscape.
Height considerations The ‘average’ garden fence is designed to provide attractive demarcation but in reality can easily be compromised. If your total fence height is less than 1.8m, it is likely that it can be scaled and objects passed over it. Where possible, and subject to planning permission, a fence should be 2-2.4m high. If this is not an option, think about adding an anti-climb deterrent such as a spiked topping or trellis which sits on the top of the fence. Steel vertical rail or mesh type fencing, or

hile most people would never consider creating a beautiful home without incorporating the appropriate features to deliver a safe and protected living environment, the same commitment to security is not always extended to the outdoor space. All too often the self-build home focuses only on the structural build and there is a failure to extend the planning to the area outside the house. This relates to the need to incorporate various strategies to discourage unwanted visitors and establish a protective ring of security around the home.
So just as you wouldn’t design a stunning new house without a robust and fit for purpose front door, it is equally important to not leave the external space wide open to potential intruders. There are a number of factors to consider to enhance the security credentials of any self build project. Opportunist thieves will be dissuaded

a timber fence designed with security in mind, offer the best options dependent on the level of protection required. Fencing systems, which combine the beauty of natural wood with the strength of steel to create an ultra secure, aesthetically pleasing fencing solution, are also growing in popularity. Always opt for high, framed garden or side passageway gates with a good lock. Check that hinges are galvanised for added rust protection so they can operate freely/be easily adjusted to engage the latch and lock effectively. If you want driveway gates, consider whether it is preferable to close off the view to your property from passers by. As with garden gates, look for a sturdy, fully framed design fixed to substantial posts and integrated with fencing or walls.
Compliant installation Automated gates are not only hugely convenient, they also represent a valuable personal safety feature, allowing access to the property without leaving the protected environment of the car, as well as affording the opportunity to screen visitors before allowing them onto your property. However, always seek out an installer that has undergone the appropriate training to
deliver a safe and legally compliant device. Don’t forget that all automated gates should undergo regular six monthly maintenance checks to ensure they continue to operate safely. Why not invest in some quality motion activated outdoor security lights? These will automatically illuminate an area if movement is detected i.e. a prowling burglar! Alternatively, let nature lend a helping hand in creating an effective anti-burglar boundary on your side of any fencing and especially around any side access points. Stocking up on ‘defensive’ plants such as berberis, crataegus monogyna (hawthorn) or good old fashioned climbing roses can help create an impenetrable barrier that the majority of burglars won’t want to entertain. However make sure passers-by can see the front of your home by cutting your shrubs and bushes to 1m so burglars can’t work without being seen. Finally, perhaps consider installing gravel paths and drives to make it difficult for anyone to approach the house without being heard. Similarly lay some gravel near any windows or doors.

Homeowners put off by the high cost of installing renewable energy systems have new options, thanks to a deal from Begetube UK.
T
he north of Scotland-based business, Begetube, has teamed up with suppliers to offer renewable energy solutions which won’t break the bank. With new renewables options available at up to 40% cheaper than their predecessors, consumers are urged to act now before the next Renewable Heat Incentive tariff reduction. Begetube supplies both solar thermal panels and biomass boilers which cost a fraction of their competitors’ offerings. Both systems are RHI-eligible, meaning that homeowners who
opt to install these items will be eligible for the Government’s Renewable Heat Incentive scheme, which offers an annual income for up to seven years. According to Begetube UK co-founder Paul Haigh, this new solar thermal panel is one of the most efficient solar collectors in the market today. He comments: “The larger solar systems by Begetube are capable of providing around 85% of the heating and hot water requirements of your building. The standard systems we offer have a highly-efficient and cost-effective way of seeing to all your hot water requirements.

“During the winter months when the need for energy is greater and the ability to harness the sun’s power is lowest, our solar systems still work tirelessly to pre-heat any water required, thus reducing the reliance on other fuel sources – which unlike the sun has a monetary cost attached to it. Therefore, the expenses for oil and gas, for example, are distinctly reduced and you will be halfway to fossil-fuel independence.”
Quality biomass boiler In addition to the new solar thermal options, Begetube Heating Systems have teamed up with Fu-Wi to bring a quality pellet boiler range to the UK that is within everybody’s budget. Explains Paul: “Fu-Wi have specialised in the manufacture of automatic wood pellet boilers for more than 30 years, supplying a number of product lines across Europe. British Spirals & Castings has helped an Australian family home rise from the ashes by providing them with one of its external Victorian aluminium straight staircases. The Thomas family were forced to rebuild their home in Victoria, Australia after it was lost following a devastating bushfire. They chose a period style design for the new property, featuring a spacious first story veranda with intricate cast lacework balustrades and frieze. To complete the home, the family wanted a grand external staircase which drifts down to a landing plate and then diverges on both sides to the ground. The end result is a unique, ‘wow’ factor entry point to the family’s new, period home.
