Get the bespoke home of your dreams If you want to own a unique and attractive property that suits your family’s needs and is worth more than you paid to construct it, then self-building could be ideal for you, says Rachel Pyne at BuildStore.

S

elf-building has hit the headlines a great deal over the past 12 months. Not only because the Government has taken steps to make self-building more achievable in terms of finding land, but because there are more lenders offering specialist self-build funding too. So it makes sense that the number of people completing their own bespoke home is on the rise – and there’s no reason why you can’t be one of them. In fact, there is no one demographic that self-builders fall into; there’s a mix of younger people looking to get on the housing ladder, families in need of more room and retirees wanting to downsize. There is no set budget requirement either – a great benefit of self-building is having the opportunity to create a home that perfectly suits your lifestyle, be it a home with a low running cost, something that’s sustainable and eco-friendly or a house that’s built to a strict low budget.

Hands on or off? Don’t be put off self-building by thinking you have to construct every element of the house yourself. Selfbuilding actually covers a wide variety of routes to a new home – this obviously includes the DIY route, but also encompasses hiring the specialists to do the work for you and even working alongside a package company for a turnkey solution. How involved you decide to be depends on your budget, skills and time available.

If you are less experienced or just don’t have time to spare, it doesn’t mean that you can’t successfully tackle a project. You just have to make a serious plan of what you are happy to do, and what is out of your comfort zone – if there are things you don’t want to take on, you’ll be able to find a professional to help you, whatever the task may be. If you do want a level of involvement, but don’t have any construction-related skills, maybe you could consider taking on the role of project manager. It is a well-trodden route and something that many people enjoy doing – it comprises a variety of tasks and you need to be highly organised. You can find out all about what the job entails by taking a specialist course at the NSBRC in Swindon, which runs at various points throughout the year.

Is self-build affordable? One of the reasons that so many people are drawn to self-building is because it is costefficient. But, thanks to the glamorous TV shows that we’ve all seen, it has wrongly been given the reputation of being all about big budgets. In reality, the opposite is true. To start with, if you were to buy a home direct from the residential market for more than £250,000 you would have to pay a hefty 5% stamp duty. The tax is only chargeable on the cost of the land, so if self-builders purchase a plot that’s valued under the £125,000 threshold (which many are), you can avoid paying this fee. Another saving is on labour, as the costs for new-build homes are zero-rated and you can also reclaim the VAT charged on many building materials after completion. In addition, you are in charge of where to spend and where to save on your project, so if you run a tight ship, you could get even more value for money. Be clever in your decisions – invest in what matters, such as the structure and sustainability, and make savings on non-

permanent elements. For example, investing in good quality insulation and an efficient heating system will mean your home’s bills will remain low, as well as being attractive to future buyers should you sell in the future. Most people simply want to create a good quality home for a sensible price, and you can do this too. In fact, if you budget well you could expect your bespoke house to be worth 20% more than your outlay costs if you put it on the market. This is dependent on factors such as location and overall quality, but you can certainly expect to pay far less than you would by purchasing a like-for-like developer-built dwelling.

Tailored financial products Most self-builders pay for their projects with the help of a specialist mortgage. The great news is that more and more lenders are

releasing relevant products – in the last few months alone, BuildStore has worked with The Mansfield Building Society, The Newcastle Building Society and Staffordshire Railway Building Society on new mortgage offerings. In many cases it is possible to borrow up to 85% of the cost of a plot and 80% of the cost of a build through products such as BuildStore’s Accelerator advance stage payment mortgages. The stage payment system means that lenders allow you to draw down funds at different periods in your project – so wages can be transferred to tradespeople and materials purchased at the right time. Typically, payments are made in arrears of the building stages, but with Accelerator mortgages you can draw funds prior to completion of each stage – which further eases cash flow requirements.

The promised land Self-build projects account for 7 to 10% of new housing in England each year (around 12,000 homes); a figure dwarfed by 80% in Austria and 60% in France. Barriers to self-build in England include; lack of available financing, planning and regulation processes as well as land supply and procurement. In this article Sarah Chilcott, MD of Planning Portal, offers guidance on locating and acquiring land for self-building.

W

ith space and opportunity often at a premium, it is wise to be as flexible as possible with both location and the amount of work you are willing to take on. However, avoid looking at too wide an area – find a balance between flexibility and focus. As well as the location, size and quality of the land, it is also important to consider access, planning restrictions, available services and the environment in general. A few common and effective ways to find land for self-building are: Land search websites (you may need to subscribe) Local authority register Local knowledge Estate agents Auction houses Press advertisements. Self-build and planning permission Planning permission for self-builds either comes with the plot or can be applied for before or after land purchase. Planning permission is associated with the land, rather

than the applicant and you can make a purchase subject to planning permission. Some agreements of this nature can incur legal fees. There are a number of scams to be aware of, including land banking schemes and advertisements for land that will ultimately fail to get planning permission. Sadly, many who fall foul of these schemes don’t ever recover their investment. Always seek independent professional advice and if the plot does not come with planning permission approved, seek the advice of your local planning authority (LPA). It is advisable to engage with your LPA preapplication in order to understand any constraints on the land that may prevent development. You can find these on the LPA’s websites, though if you aren’t familiar with planning and the planning process, they can be difficult to understand. Preapplication advice is generally chargeable, but early engagement with your LPA can help you achieve a successful outcome. It’s important to remember that LPAs can enforce very different rules. What applies to one part of the country might be very different to another. Consider local planning restrictions when putting your application together – it could save you time and money.

Sarah joined Planning Portal in 2009 with a strong track record of sales, marketing and commercial development in the public and private sectors. What is Outline Planning Permission and Detailed Planning Permission? An application for Outline Planning Permission (OPP) is generally used to find out, at an early stage, whether or not a proposal is likely to be approved by the LPA before any substantial costs are incurred. OPP generally applies to larger projects. For smaller schemes, refer to the aforementioned process for pre-application. Your local council’s website should have forms and information on how to complete an application – there is normally a charge for this. If, following an LPA preapplication advice, an outline application is proposed, you can access all the relevant forms via the Planning Portal application process. Once planning permission has been granted, a ‘Reserved Matters’ application must be made within three years of the consent (or a lesser period if specified by a condition on the original outline approval). Reserved Matters can include details about the appearance of the development, access, landscaping, layout and scale. Detailed Planning Permission (DPP) is the next step in the process and indicates that a detailed application has been submitted to the LPA. Location plans and other supporting information are usually supplied at this stage.

Luckily for second-time self-builder Henry Martin, an available plot of land allowed him to amend elements in the design of his subsequent self-build.

aving previously taken the selfbuild route, Henry is all too familiar with the dedication and hard work that’s associated with building your very own home. So, when it came down to the process of his second self-build, Henry was well aware of what he wanted and how he wanted to achieve it. “Our first self-build was fairly simple,” comments Henry. “We built our first home 10 years ago and, at the time, it was great for the kids growing up. However, there were a few things that we didn’t get 100% right the first time round, and by completing another selfbuild this allowed us to rectify the mistakes we made.”

Home sweet home The Martins had lived in the Cambridgeshire village for 30 years and, as they already knew the area, didn’t want to locate to an alternative neighbourhood.

Henry discovered his plot for Tower Mill whilst searching through the newspaper; a rundown mill inclusive of attached pig sheds. After discovering the plot was up for sale, Henry took a trip 10 miles down the road to Little Downham, climbed the fence and wandered the perimeters of the land. He was approached by the owner of the ruined 19th century windmill and adjacent land. During a brief discussion, Henry advised the owner that he was interested in purchasing the plot and the process began. The owner later contacted Henry after organising planning consent for the land and enquired if he was still interested in the plot for his second home. After agreements, Henry purchased the land and his self-build journey began. “The planning consent was changed considerably,” comments Henry. “ The consent originally permitted a simple addition to the mill, but we increased the size. From a planning perception, it wasn’t really a risk as the planners had agreed to have a house attached the mill.

“There are just two of us living at Tower Mill currently – but we do enjoy having guests and having the kids come back at weekends.” Although there’s just Henry and his wife living at Tower Mill, the space within the mill itself would have been inadequate for a one-bed home, therefore, if the Martins hadn’t extended the property, it would have been uninhabitable. “The bottom of the mill has a diameter of around five to six meters,” explains Henry. “We created three levels within the mill – we could have created four or five at a squeeze, but this has enabled us to keep good heights within.”

Working together For the design of their home, the Martins called upon the expertise of Architect, Judith Brear, of Freeman Brear Architects. “Coming from a construction background, I project managed the build myself and worked well with Judith. I can visualise spaces and understand capacities from drawings, but I can’t do the detail! Judith has incorporated elements that I wouldn’t have dreamed of.” The build took slightly longer than Henry expected, but the team weren’t pressed for time. “It took around 12 to 15 months to start on site,” elaborates Henry. “This allowed plenty of time for the design and procurement. From there, it took a further 12 months on site, this was mainly due a team of three to four-strong workmen from the contractors being on site. Rather than flood the site with labour, we found it best to keep this workforce.”

When it came down the external building material specification, Henry opted for zero maintenance elements. “I’m 58, so I don’t want to be climbing ladders in 10 years’ time. I don’t have to touch anything on the outside of the build. We’ve used powder-coated steel and heat-treated timber – which you don’t even have to stain, it will mellow with age – we also applied a tar to the mill which should last 10 to 15 years.” Henry’s zero maintenance theme extends out to the garden, where the landscaping has been kept as simple as possible. The Martins opted for seeded grass areas and hedges.

Energy efficiency The internal aspects of Tower Mill are highly energy-efficient, as Henry explains: “It’s all about how low you can get the running costs of a build such as this,” explains Henry. The utilisation of efficiency specialist Eco Installer’s modern technology has been specified for Henry’s home to contribute to the mill's efficient running costs. The team at Eco Installer worked hand-in-hand with Freeman Brear Architects who developed the initial design and details such as a glazed viewing area and mezzanine which provide uninterrupted views over the surrounding countryside and allows night-time observation of the big Fenland skies.

As well as its architecturally-stunning exterior, Henry’s home has been designed with energy efficiency at its core with a biomass boiler, rainwater harvesting system, and a mechanical ventilation system keeps the house warm in the winter and cool in the summer and reuses up to 95% of the heat that would have otherwise have been lost. Roland Gurner from Eco Installer said: “Our homes and the way we construct them will have a huge role in ensuring we enjoy a more sustainable future. Tower Mill is a prime example of how technology is helping to drive sustainable solutions and helping to address both environmental and economic concerns. “Its 10-kilowatt photovoltaic roof panels – which charge a state-of-the-art storage battery system – triple-glazed windows and heavily insulated walls all increase the mill’s energy efficiency and prevent unnecessary waste.


Sustainable Living “Tower Mill has a ‘Double A’ energy performance rating and electricity, wood pellets and water will cost about £1000 a year (before any Government grant income), but that will include repowering the electric car for 9000 local miles. Which is exactly what Henry wanted to achieve. With the renewable technology, energy bills should always be as expected and they will not be affected by fluctuating energy prices. Henry commented: “I was keen to invest in various renewable technologies to produce a property with the lowest possible carbon, running and maintenance costs. The team at Eco Installer really excelled themselves. I wouldn’t hesitate to recommend them for future work and have every intention of using them to help build my daughter’s house.” Architect, Judith Brear, added: “We worked closely with Henry and Eco Installer, who are responsible for many of the clever, energy-saving installations at Tower Mill, to create the home of his dreams – an exciting, contemporary, comfortable house which costs little to run and requires minimum maintenance.” Aside from the energy-saving aspects within the build, Tower Mill’s interior boasts Amtico flooring throughout the ground floor. “I had used Amtico flooring before, however, our Architect Judith took this to another level. The floor finish contains a circle in the main hallway which reflects the circular shape of the mill itself. In fact, Judith has based the whole interior concept on the disc-like shape of the mill; the curved staircase mirrors the mill and radiates from the centrepoint of the hall.

Sustainable Living “Ash timber has been used within – again; simple and stained. The black stained wood from the mill continues within as well as the timber cladding. The beauty of this is the continuation of external elements within the build.” The feedback Henry has received from the local community has been overwhelming, as he explains: “The build has been well-received amongst the locals. We invited the neighbours over for a Christmas party when we moved in to welcome the building to the village. Everyone knew the mill; it was a landmark for the village – many neighbours have memories of strawberry-picking as a child here. It was nice for the community to see the mill being brought back to life. “The build is everything we hoped for and more; the spaces are large yet don’t feel too large and it’s homely. There are delightful features in every corner which put a smile on my face each time I look at them. “What I love most about Tower Mill is the brightness coming through all spaces. I like the day-living space (the link between the mill, hallway and kitchen area); it’s very bright and provides the perfect space to read a book or listen to the radio.

“I wouldn’t consider taking on another selfbuild – I just can’t imagine doing one better. It takes a lot of time, commitment and effort. You have to be resilient by the knocks that come along the way and you have to accept that these things happen.”

Step into your parents’ shoes When David Smith’s parents built within the grounds of their garden, David realised he had a similar opportunity on his hands.

M

y parents inspired me to embark on my own project rather than buy,” comments David. “They lived in a home with a large garden and realised that they could build another in a part that was underused. They organised everything themselves, and it was this that inspired myself and Robyn to take on our own self-build.” David and his wife Robyn opted for the self-build route as, like many people, they appreciated the control they had over their own home and the active role they played within the design and build.

Working around the clock “We had some initial ideas of what we wanted to achieve. We were both working full-time, so we looked around for a company that would be able to provide a full architectural service

and provide help and guidance – both from the outset and during the build stage. We came across Design & Materials’ website and did some background research. Their Regional Manager, Ian Watson, came to visit us to explain the process. After appointing them, Ian returned with Beverley Pemberton, Design & Materials’ Head of Design, who led us through the details to establish a detailed design brief. Two weeks later, we were looking at the first draft of the design. From then on, Beverley was in regular contact over any changes and other suggestions we might like.” Like many self-builders, David and Robyn sought for their home to accommodate for their needs – both present-day and future requirements. Working with Design & Materials, the couple considered how the layout of the internal rooms would work for their lifestyle as the years passed by.

3 A bugbear amongst many self-builders, planning permission for David and Robyn’s home took longer than the pair initially expected. “Beverley worked closely with our case officer for our first application,” explains David. “Unfortunately, it turned out that design changes would be required that could not be dealt with within this submission. We and Design & Materials then closely worked with our case officer with site visits to amend the design, which we were happy with. “During our second application, comments made during the consultation stage meant it was ‘called in’ to be decided by the planning committee. Despite being recommended for approval, this was rejected and refused. Design & Materials quickly assisted us in obtaining fee proposal quotes from specialist planning consultants. We were extremely happy that our appeal was upheld and permission granted. In all, we think this added around 10 months to the time frame.”

The build Commenting on the assembly of his home, David said: “Access into the plot was difficult. We originally wanted to have two separate entrances, but due to a busy road and a nearby corner, we were persuaded that slightly widening the existing entrance for both houses would be the solution. “We wanted to retain most of the surrounding boundary planting and protect our trees which our builder took on board – this, however, limited his available space to use. “We appointed local Builder, Les Foreman of Croft Developments, who built the shell for us and assisted with some of the internal trades and external works. We then took on the management of the internal trades, fixtures and finishes and external works. This included relaying the driveway and a new garage for our existing house.”

David and Robyn made use of Design & Materials’ in-house architect for the design and build of their home. “Design & Materials’ in-house architect takes an overview of all the company’s projects. He worked closely with Beverley at all times. “Design & Materials also have Dan Mutti, their highly experienced Materials Manager. He reviewed the design brief and provided guidance and advice on the choices of the materials, for both the external and internal materials. Items like the brick choice, for example, were difficult for both Robyn and I to visualise and choose. Dan discussed our requirements whilst being mindful of our budget and arranged for samples to be delivered to us. Our final choice reflected what we wanted, were affordable and, importantly, were available to meet the builder’s programme.”

David and Robyn chose not to use any renewable elements in their project, as David explains: “We decided to invest in increased levels of insulation and airtightness to the full masonry construction to ensure that our new home used less energy from the start. The SAP and EPC certificate confirms this was a good option for this project.”

All in good time Overall the build took a little longer than David and Robyn planned. “As we were looking after the management of the internal trades, we wanted to make sure all the trades had the information they required. Living next door, we could answer any questions and make quick decisions when they arose. “By carefully choosing a good builder for the shell, self-managing the internal trades and final finishes with the assistance of Design & Materials and good local contacts we had made, we came in just under our target budget. We had a separate amount set aside as a contingency against unforeseen costs – especially below ground. Uncovering an unknown Victorian sewer and a manhole under the corner of the new foundations used some of the contingency to appoint an engineer to redesign the foundations and divert the pipe.”

The interior Talking of the interior of his new home, David said: “Our brief to Beverley was for an executive-style family home that would complement the eclectic mix of houses surrounding us and, importantly, relate to our existing home. It was also important to us to keep our established landscaped borders. “Beverley added ‘kerb appeal’ to the list should we ever wish to sell. We worked closely with Beverley to ensure the room sizes and orientation made full use of the target floor area we agreed. She suggested and added a number of features during the design process which we were closely involved in. “Externally, the build responds very well to its surroundings. We have added new planting to the existing borders and regraded the lawn around the new south-facing terrace. Our new plot has now taken on a character of its own. It was hard work, but we could not be more pleased. “We are both interested in gardening so it was just a matter of refreshing what we already had and worked with a family friend to bring to life our own vision of the new garden. Today, the exterior is already a seamless junction between old and new.”

The design plans and discussions with the planners always intended the view of the house from the road to be very restricted.

Now the work has finished, I’m sure many passing by are unaware of our new home.” The house is simply everything the couple had hoped for. After uncovering unexpected sewers and manholes within their site and a longer-thanexpected wait for planning permission, all David and Robyn’s hard work has paid off and they now have a cosy family home to enjoy for the long-term.

“My favourite room within my home has turned out to be the open-plan family room and kitchen with the French doors leading out onto the sunny terrace.” When asked if he would have done anything differently, David replied: “Yes, we both wish we could have started out on this journey years ago. We may look for another plot in the future. Having learnt so much, we would ask Design & Materials again to help us with the design and their advice and guidance throughout the build. We might even be tempted with their help to fully self-manage next time. We love the area and will keep our eyes open.” David’s advice for other budding self-builders is: “If your life is spent working, then you do need to employ a company who you can work with to provide the architectural services and be on hand during the build to help with the unexpected questions. Also, read about other people’s experiences of self-building and ask questions at every opportunity.”

Care for your lawn all year round When those blustery winds of winter first kick in, it can be tempting to shut the door on your lawn only to return when spring blooms. Lawn care experts at Hayter, maker of the finest mowers, and Toro, a global leader in turf care and maintenance, have shared some tips on how best to treat your turf whatever the season.

ulie Dommett, UK Marketing Manager for Hayter and Toro, says: “For most people, the cycle of caring for their lawn begins in March when the turf is ready to be mowed for the first time in the year. But there is much to be done before and after this stage and it is often very beneficial to prepare your lawn before doing that first mow.”

Caring for your lawn during the cold snap During the winter months it is best not to mow the lawn and, if possible, not to walk on the turf during periods of frost, as this can break the grass. It can be a good time to treat moss outbreaks and feed the lawn using a special winter fertiliser. With petrol mowers, it’s important to store them correctly if you will not be using your mower over the winter months. Stale fuel can cause issues, so before putting into storage, make sure you empty the fuel tank by running the engine until it stops to clear through all petrol in the system. Alternatively, use an approved fuel treatment to avoid the fuel ‘going off’ over the winter.

Turf preparation March is typically the time of year we begin to prepare the lawn for its first mow. Dethatching, or scarifying, is a method used to ensure your lawn remains in a great condition all summer long. Scarifiers clear a lawn by using metal blades or tines to cut through to the soil, removing any excess thatch, which allows air and other nutrients to reach the soil below. Hayter offers a petrol scarifier that is simple to operate and features a Briggs & Stratton engine, which powers a 15-fixed, blade cutting system to make light work of the dethatching process. Be aware that after scarifying for the first time your lawn may initially look quite bare, but this is normal and the remaining grass will enjoy increased water, air and nutrient levels, meaning it will thrive in time for summer.

To enjoy mowing and create the best-looking lawn for your self-build it’s important to select the correct equipment. The size of your lawn will help determine the size of the mower as well as deciding whether you’d be best with a petrol or electric mower. Electric mowers are simple to use and maintain and are great for smaller lawns but can be restricted by their power cord in larger areas. If you have a medium- to large-sized lawn, petrol-powered is the way to go – there’s more power and no cord to manage. And, to get the job done quicker with minimal effort, a selfpropelled mower is a great choice as you don’t have to push as you mow. If your desire is to achieve a lush, formal lawn complete with that classic striped British finish, then rear-roller mowers are for you. For a quality choice that will perform well for many years, consider the Hayter Harrier mower range. The latest edition to the range is the Harrier 41, which is ideally suited for small- to medium-sized gardens. A two-part rear-roller replaces the mower’s rear wheels, to produce classic stripes on the lawn and to aid easy turning. On the other hand, if you’re primarily looking to keep a family space neat and tidy, it’s worth considering a four-wheeled mower for extra manoeuvrability. US manufacturer Toro has a wide range with a host of different features to choose from – and innovations such as Automatic Drive System (that automatically matches the mower’s speed to your walking pace) or wash-out ports that make cleaning your mower a breeze. If during the hotter months your lawn becomes dry, a recycler mower will help to replenish the lawn. Traditionally, most UK mowers collect grass cuttings in a grass bag and for finer lawns, this may continue to be the best option. But Toro mowers have the ability to recycle (a refined form of mulching) where the grass clippings are repeatedly chopped into tiny pieces, then are forced back into the turf as you mow. Here they return nutrition and moisture to the soil. Many Toro models also feature ‘Recycle on Demand’, so you can switch between collection and recycling simply by pulling a lever, enabling you to change mowing style effortlessly, adapting to all conditions all year through.

Accuracy Timber frame is an engineered product, manufactured in a quality controlled environment. Each kit is CAD-designed achieving a high level of accuracy, helping to reduce the potential risks for follow-on trades. This also adds to the environmental credentials of the construction method as any wastage is designed out. Ready-made service zones can be built into the panels – unlike SIPS, for example, where these zones must be constructed on site adding to the labour (hours and cost) and potentially delaying the build.

Wood is good Speed and accuracy are crucial to a successful self-build project. When building to a strict budget and deadline, delays can be stressful, costly and can ultimately jeopardise completion. Sourcing and adopting appropriate materials and methods of construction can help combat these pressures and provide both short- and long-term financial benefits.

Erected in one week A typical three- to four-bed timber frame kit could be erected in less than a week; ready for roofing. With the support of a good roofing contractor, the build could be in the dry in as little as a week. Add in windows and doors, and the building can be weathertight in the same time frame. Put simply, timber frame is faster to erect than alternative construction methods, ensuring a shorter build schedule and reduced labour costs (if employed). A welcome benefit for a true self-builder is that no specialist equipment is required for the construction of a timber frame kit.

Cost comparison Timber frame could be approximately 30% more costeffective than structural insulated panels (SIPS). While the desirable oak frame construction could be as much as 50 to 100% more expensive than timber frame. Yet, the real value of timber frame is only truly appreciated by those who have all their trades organised, making the most of the speed of erection. What’s the point in a fast construction method if there’s no roofer to make it dry, plumber or electrician for first fix or a dry liner to get the interior fit-out underway? Also bear in mind upfront labour and materials such as groundworks and

Energy matters When planning a self-build project, it is worth considering the long-term benefit of certain materials and building methods. While energy performance may not be a key driver, it must still be considered as part of the specification process, not least because of the potential for long-term financial reward. Many consumers are aware of the energy performance rating given to household goods, but they may be less familiar with a U-value – the measurement of thermal performance or heat loss. Windows and doors have a U-value which contributes to their overall energy performance rating; heat transmission through a wall is similarly measured, the lower the number, the better insulating properties. It is far simpler to achieve a low U-value with timber frame than traditional build methods. A standard wall constructed using Taylor Lane’s timber frame can achieve a U-value of 0.19 W/m2K, and it is possible to achieve as low as 0.1 W/ m2K. A traditional brick and block build would usually need a wider wall construction to achieve 0.19 W/m2K, a bigger cavity with more insulation which would inevitably reduce the room size.

t was only after the couple moved in and started doing simple renovations that they found a serious problem that needed to be addressed. Erika commented: “We started removing the wallpaper throughout the house and discovered that the plaster underneath was old and crumbling. It needed to be taken off. We looked at all the products on the market and decided to use British Gypsum’s Gyproc Habito plasterboard, as we needed something that was stronger than the standard offering. We had previously heard of the product in a magazine and a friend in Germany who had installed Gyproc Habito recommended it and told us about the benefits.” Gyproc Habito is a plasterboard with a reinforced core, making it five times stronger

than regular plasterboard. The product is installed in the same way as standard plasterboard but can support up to 15kg with a single no. 10 woodscrew. This super-strength solution meant that Thomas and Erika would not have to worry about crumbling walls or knocks and bumps to the walls in high-traffic areas of the home. As art lovers, they were also able to hang pictures and paintings without specialist fixings. Talking about Gyprco Habito, Thomas said: “The installation of the product has definitely lived up to my expectations. My experience with normal plasterboard in previous properties drove me a little insane, with things falling off the wall and mistakes not being so forgiving. Moving furniture into a house can quickly cause damage to the walls but we didn’t have

that experience here which was brilliant. Of course we have knocked the walls a few times; it happens to everyone at some point. With normal plasterboard you might drop something on the wall and it goes into a hole or makes a dent creating a big problem which you then have to cover up, but with Gyproc Habito you just paint it and it looks as good as new.” With the interior of the house now complete, Thomas and Erika really feel the benefit of having Gyproc Habito throughout their home. They found that all of the ways to personalise walls that usually cause so much trouble were quick and easy. Talking through their experiences, Thomas said: “We’re not afraid of hanging anything on the walls. We’ve hung heavy items from free-floating shelves, large heavy tapestries, original art and kitchen units

We’ve also had to implement extra shelving throughout the house – in particular the living room – but being a stronger product, we had no concerns with adding these storage solutions with Gyproc Habito.” The couple are pleased they made the decision to use Gyproc Habito to create a flexible home that can grow with them. Erika continues: “We’re so happy with the end result. With a young child and another one on the way, we are expecting the walls to take some pretty heavy damage over the next few years. We wanted to put something in the house that would last and look great for a very long time and we certainly have achieved that.”

Open-plan Open-plan living areas have become popular in recent years and this style is ideal for a living without barriers approach. Plan your living space to be as open and clear as possible allowing for generous proportions and short distances between each area. If you do choose to have separate rooms with doorways, ensure they are wide to create a clear thoroughfare and choose sliding doors that disappear into the wall rather than protrude into your living space and create an obstacle.

Bathrooms To ensure that your bathroom remains easy to use, make sure your door opens outwards or operates on a sliding mechanism to maximise the space. It’s also important to factor in a lock that can be operated from both sides as a safety feature. When it comes to the bathroom, plan your space carefully to minimise obstacles. A wetroom set up with drainage embedded into the floor or wall will remove trip hazards, whilst sensor functionality on taps will help to futureproof your bathroom and allow you to enjoy the latest technology. It’s also wise to go for anti-slip flooring.

Stairs Stairs are an obvious consideration when planning ahead, unless you’re keen to go the bungalow route, and there’s plenty you can do to create a manageable staircase. Choose a straight run rather than a curved feature to keep things simple and avoid open steps or undercuts as they can increase the risk of stumbling. You should always ensure a minimum area of 1.50m at the top and bottom of your staircase to allow sufficient space for movement, and handrails should be installed on both sides of any staircase. Plan your lighting to ensure the whole area is well-lit and glare-free; LED lighting is a stylish and practical touch.


Prefabricated Garden The garden is an important feature of any home and it’s a given that you will want to be able to enjoy it whatever your age. Ensure access is clear with no raised door frames to create trip hazards and avoid any unnecessary sleepers, especially on terraces and balconies. Keep gardens flat without steps and if incorporating any pathways ensure they are wide and flat, without any ‘swell’.

Technology Smart home technology is increasingly popular and certainly makes day-to-day living easier; it is likely to become integral to homes of the future and offers tangible benefits to older homeowners. Having no chimney is no barrier Here Niall Deiraniya, General Manager at DRU Fires UK, explains how to create an impressive contemporary fireplace without a chimney.

F

ireplace design and technology has advanced considerably in the past 15 years and Dutch manufacturer DRU is at the forefront of this dynamic sector.

Gas or wood – the pros and cons Wood stoves and fires have become hugely popular in recent years. The traditional heavy

cast iron stove has been superseded by lighter new steel-fabricated models, such as our Dik Geurts Ivar, which can be freestanding or set into an inglenook chimney opening. There are many sources of logs that can be ordered online or you can make your own from locally-harvested wood. Always follow advice from your stove supplier regarding the best

type of wood to burn and make sure it has been seasoned for the minimum length of time. ne of the most important elements of your new house will be the roof, not only from a weatherproofing aspect, but because it accounts for 20 to 30% of the visible exterior and will determine the exterior aesthetic for decades to come. Natural slate, one of the world’s oldest roofing materials, adorns many of our historic buildings as its aesthetic appeal and exceptional durability is unrivalled. With a lifespan of around 80 to 100 years, it looks great on both contemporary and traditional homes. Nonetheless, there’s a wide range of natural slate available so it pays to do your homework. Natural slate is usually grey in colour, however, is available in a variety of other colours, from purple to green, together with a whole host of textures and finishes. Planning may dictate an awful lot about what type of slate you can actually choose, since conservation areas insist that roofing materials should reflect the locality and tradition. If this is the case, you will need to establish which slate will satisfy the planners at the outset in order to avoid a surprise further down the line. Getting slates onto the roof is a job best

left to the specialists. The installer will need to take into account the roof pitch, size of slate, local geography and rafter length when laying the slates, and experienced slaters know just how to get the best out of every piece. Remember, not all slate is of the same quality. Inferior, generally cheaper products may contain inconsistencies and imperfections that affect its durability and performance over time. Hence,

when sourcing slate, it pays to check its origin before purchase, and to check the credentials of the supplier. A supplier with a solid reputation and a long history of sourcing slate will offer you complete assurance in their product and service. If support becomes necessary, these attributes will far outweigh the potential small savings made by sourcing cheaper slate or falling victim to some of the dubious warranties that are available. For complete peace of mind, a reputable supplier will honour all warranties, even if the quarry that supplies the slate ceases production. When buying slate, ask to see samples and try to view the chosen slate on the roof before you make your final decision. A reputable supplier who has access to multiple quarries will be able to advise on the best slate for you. They will also provide help with samples, advise on design and build plans and be on hand for advice throughout the project. Plus, when it comes to delivery, a leading national supplier will be able to guarantee supplies exactly when you need them, regardless of where you are in the UK. An energy-efficient self-build with a smart secret Quietly nestled in the peaceful grounds of a Grade II Listed property in south Oxfordshire is this striking energy-efficient property, home to the Barrett family. As a new home-builder himself, James Barrett recognised the value and potential of installing smart home technology in his new family home.

e wanted to create a home that provided the perfect living experience for my family, with a wow factor that really set it apart from traditional new builds. Design was the primary focus, but I

also wanted to incorporate home automation throughout the home. Working with smart home provider, Loxone, we were able to create ideal living spaces throughout the property, where smart technology complements all the design aspects,” comments James.

Whilst boasting a highly modern interior, the build needed to be sympathetic to the property’s Grade II Listed surroundings. Natural Cotswold stone facework gives the property a traditional look, whilst sweet chestnut cladding that silvers with the passing of time enables the home to blend in gracefully with the background. A grass lawn roof cleverly conceals a row of solar panels whilst completing the halfsubmerged look of the house. The discreet integration of technology throughout the home was an important part of the build specification. The property is southfacing with a wall of windows to let light into the rooms, so self-cooling was important. Using the Loxone Miniserver, the blinds automatically adjust to keep the rooms at the desired temperature. The home is built into a hill, so there is an extraction system that understands when humidity reaches a certain level and kicks in to remove moisture as required. In addition to the PV system, the home features underfloor heating, which is individually controlled for each zone of the house. Smart lighting also helps bring down the energy bills: lights are switched off when no one’s in the room and dimmed according to the level of sunlight outside, automatically. Additional smart technology in the house includes multi-room audio throughout the entire home and smart security which delivers peace of mind and instant notifications when it matters the most. With three young children and a bouncy puppy to look after, the Barrett’s top priority for choosing a smart home solution was that it had to be simple to use and require minimum interaction. “The advantage of a complete, whole-home system like Loxone is convenience. As we head out the front door, a quick tap of a switch lets the home know we’re leaving. Unnecessary lighting, music and the TV are turned off and the heating is lowered. The alarm also activates once we’ve left – it saves a lot of time and hassle, not to mention the energy savings. It’s a whole new way of living.”

Live upside down It’s not a new idea, but it’s certainly a good one. When your home has beautiful views from the upstairs rooms and a reasonably private garden, then why would you design your living spaces – where you spend most of your time – downstairs? Admittedly, a bedroom with a view is a welcomed luxury, however, logically, it can be a waste to neglect a beautiful vista on rooms you tend to spend most of your time in with your eyes shut. That’s why upside down-designed homes are becoming increasingly popular in the UK.

Use this characteristic of staircases to your advantage to create a wonderful experience. It’s not just about the stairs. Balustrades and handrails also need careful consideration or possibly these can be done away with altogether.
