By commissioning a bespoke home that is tailored to their specific requirements, a self-builder would almost certainly have a clear idea of where their existing furniture would go and where they would need to purchase new items. Therefore, we thought we would share our five top tips for moving and assembling furniture in a self-build.
The importance of preparation Preparation is key ahead of a big move, and this should extend to your furniture. Always ensure your items are empty ahead of transportation and seal any drawers or doors – this will make the furniture easier to carry, especially when heading upstairs, not to mention will decrease the chances of damaging your furniture during transportation.
Also, if you’re restoring or repainting furniture to fit into your new surroundings, make sure you do this in advance. There will be more than enough odd jobs to do once you’re in your new home, and you don’t want to get unwanted paint or sawdust in your freshly decorated home.
Furniture & Home Accessories Bulky items first When populating your new home with accumulated furniture, make sure you start at the top of the house and work down. This way, there will be more room on the ground floor when transporting the bulkier pieces of furniture upstairs. Not only is this more efficient, but it is also safer too.

Holly’s story – how I gained planning permission Two months after acquiring planning permission for a three-bedroom detached premanufactured home, 23-year-old Holly Thomson reached out to i-build to discuss the challenging process she underwent when obtaining consent for her build.
M
any people have noted that I’m not a normal 23-year-old,” humours Holly. “This entire process has been a learning curve for me; learning how things work, how to work alongside the planners, what I can and can’t get away with and, ultimately, how certain elements of my build will affect the neighbours.” Hitherto, the plot, previously owned by Holly’s parents, was an overgrown and unkempt site and sat next to a plot that they were planning to build on. Today, however, the once weed-ridden plot is free from brambles, rubble and sky-high trees after much hard work and determination. “My parents purchased the second plot back in 2007,” explains Holly, “it was just additional garden space that wasn’t being used and was in need of some attention. My parents and I spent two years clearing the plot and then it was gifted to myself as I had expressed an interest in applying for my own build. “My plot, plot B, covers 1142m2 and is adjacent to three additional sites – A, C and D – which were once part of one large entity and have been divided into four separate pieces of land. My parents, being one of the neighbouring sites, had purchased their land in 2006 with planning permission already granted from 1990. They started building in 2015 after altering the original plans over the years from a two-bedroom

bungalow to four-bedroom house. I assisted with my parents’ planning alteration which helped give me a greater understanding of the requirements.” Whilst her parents’ site was undergoing its transformation, Holly built up a good rapport with the planning officer involved with the build. “I helped out quite a lot with my parents’ project, as I was an Estate Agent prior to becoming a Medical Rep,” she recalls. “From there, I learnt how to think in terms of planning; how I could keep my costs down, keeping my money in the bank, and apply for planning by myself. The only thing I actually paid for was the drawings and topographical. I decided to go through Potton, who completed the drawings. I completed the design statement myself; created and planned all the design calculations, elevations, windowto-window calculations, drainage etc. To assist my parents, I applied for landscaping on their plot as well as my own.”
Overcoming difficulties The site, located in a rural village in North Warwickshire, posed many challenges for Holly. One of the main complexities was the profusion of trees that were present on site. “As we’re positioned in a countryside location, there were quite a few trees that had to be removed,” she explains. “And, living in such a quaint village,
people aren’t as accepting of tree removal or new builds. Having worked previously as an estate agent, I am well aware of how troublesome they can be,” she informs. “I wanted the design of my build to be similar to a Grade II Listed building to the rear of my plot. Although I wanted it to be more contemporary to allow for solar gain and to fully appreciate the views as we’re on elevated terrain. That said, the design is still in keeping with the neighbouring properties and Grade II Listed building. I had to ensure the distance between my proposed property and the listed building was far enough away to appease local planning conditions. The planners would not allow me to build too close, therefore, my house has been positioned as far across the plot as practicably possible.”
Accessibility issues Holly continues: “There were many more difficulties I had to overcome, and accessibility posed a severe issue. There’s a 7ft track leading to plots A, B, C and D, which belongs to my parents. Because of the limited access to my plot, I have had to sign a legal agreement stating that, as the owner of plot B, my permitted access has been increased to 10ft, whereas the remaining plots are allocated 7ft. Before I decided to contract Potton, I ensured that they could accommodate the site and narrow access, which also has other challenges. Worse case scenario; a crane would have been deployed.”
Working with the planners Holly worked extremely closely with the planning office to guarantee that she was ticking each box as she went along. “I had regular contact with my planning officer,” she enlightens. “Before I had even applied for consent I made an appointment to sit down to verify that I had completed everything appropriately. I had to confirm that the information was accurate and covered all aspects of the build.

For example, one subject concerned fire engine accessibility down the 10ft access. I had to consider how to get water to the house in an emergency and whether it would be a fire hydrant or a sprinkler system (or both) to meet the requirements. “I also had to discuss how the build would enhance the environment by describing how it would support local businesses and amenities. It was a lengthy process and that’s why my design statement was 20 pages long!”. Holly applied for planning permission on 24th April 2017, however, she had applied with a design prior to this application, as she recollects: “I did apply with a basic design back in 2015 wanting just outline planning consent. I then spoke to the planning officer who advised me to apply for full planning as there had been many ongoing issues with a neighbouring property regarding my parents’ build. I thought about the officer’s suggestion and a year later I started to get everything rolling. I applied for everything; a shed, greenhouse, garage – although I don’t necessarily require these elements currently, it saves me time in submitting another application at a later date. “When I officially applied in April, I was recommended, out of courtesy, to send a letter to the neighbouring properties informing them of my plans – bearing in mind there are around 22 houses that I would have to inform. These houses all share a road with myself that leads

to the track for plots A to D. After writing my 22 letters and posting them to the neighbouring properties, I received an equal amount of objections to non-objections; in total six of each. Thankfully, the planners didn’t feel the need for it to go to the planning committee. I complied with absolutely everything, crossing every T and dotting every I. The house isn’t too big for its plot (around 184m2 so it’s a good size; considering the size of the land it is to sit on).”

Gaining approval “My planning was approved on August 1st,” exclaims Holly. “I was so shocked when I was finally granted permission. I was expecting it to be a ‘no’ because of the objections, however, as aforesaid, I complied with absolutely everything. It did overrun its deadline and that was a nail-biting period as we had to wait for the councillors to decide if it had to go the planning committee or not. Luckily not! “My plans are for a three-bedroom detached house set across two storeys with floor-toroof glass rear windows. My estimated build costs are between £222.000 to £244.000 depending on specifications and, as we speak, I’m just organising the services.” Holly concludes: “Overall, it’s been a great experience for me to go through and, while there have been many, many challenges along the way, it’s been worth every hurdle.”

Japanese knotweed entangled in myth and misinformation New YouGov research suggests a high level of anxiety around Japanese knotweed and alarming levels of misinformation.
N
ew research reveals that 78% of those aware of the infamous Japanese knotweed would be put off of buying a property if they discovered the weed was present in the garden. Reasons for this included the concern that it cannot always be removed (69%) or that it would be too costly (56%) or time-consuming to do so (57%). The survey, carried out by YouGov and Japanese knotweed removal specialist Environet UK, suggests, whilst most people are aware of the weed, there is a high level of myth and misinformation around the threat it poses and the options available to those who discover it on their land or a site/property they wish to buy. Japanese knotweed was first introduced into the UK from Japan in the 1850s as an ornamental plant, but it is now number-one on the Environment Agency’s list of the UK’s most invasive plant species, described as “indisputably the UK’s most aggressive, destructive and invasive plant”. Growing up to 3m in height, it spreads rapidly and can push up through asphalt, cracks in concrete, driveways, cavity walls and drains in its quest for light and water.

Awareness is particularly high in areas where the spread of the weed has been most prolific according to Environet’s own records of treatment, such as Wales, where 95% of respondents are aware of it, and in the south of England (80%). Yet, those aware of the plant across Great Britain are largely oblivious to their legal obligations to deal with Japanese knotweed to prevent it spreading. Only around half (49%) know that a home or landowner is legally responsible for preventing knotweed from spreading, with just around one in five (21%) aware that they could receive an ASBO if knotweed on their land is allowed to encroach into a neighbouring garden. In fact, knotweed can now be completely removed within a matter of days, at any time of the year, using a digging out method that sifts the earth to remove all viable rhizomes from the infected soil. Once the problem has been swiftly tackled, and an insurancebacked guarantee has been secured, there are no difficulties in obtaining mortgage finance, including self-build mortgages.
For worried self-builders, a Japanese knotweed indemnity insurance policy is now available, enabling them to protect themselves from the risk of Japanese knotweed from as little as £67. Nic Seal, MD and Founder of Environet, comments: “People are right to be concerned about the threat posed by Japanese knotweed. Attempting to deal with it by cutting it down repeatedly, burning it, burying it or using common weed killers simply won’t work as the plant can lie dormant beneath the ground, only to strike again when people least expect it. “Yet for those wishing to buy or sell a property or piece of land, it doesn’t have to be a deal breaker. Japanese knotweed can be dealt with once and for all, within a matter of days from discovery, so there is hope for self-builders who may have otherwise walked away from their dream site.” Chartered Surveyor Philip Santo FRICS, Director at Philip Santo & Co, added: “RICS shares concerns that many people believe Japanese Knotweed poses a much greater risk than it really does. Since RICS issued guidance in 2012, the situation for buyers and sellers has greatly improved. For most affected properties there is now access to mortgage finance once an approved Japanese knotweed management plan is in place. DIY remedies can make matters worse and should not be attempted.”

Persistence pays off Robert Griffiths and his wife Hilary had been living within their eight-acre development in the idyllic village Ashford-in-the-Water for nine years before they decided to restore the 1000-year-old corn mill sited on the estate.
T
he site, which houses several properties including Robert and Hilary’s home; an old barn where corn was stored in the estate’s early days; the mill itself and numerous fields, is situated within the picturesque Derbyshire Peak District.
And then there were two Robert, a retired Dental Surgeon, and Hilary, a retired Teacher, purchased the mill estate nine years ago when their children flew the nest. Soon after their children’s departures, the couple started their search for a smaller property in which they could enjoy their retirement. The Grade II Listed Ashford Mill proved perfect for the couple’s needs; providing Robert with an extensive project to undertake during his retirement years, and for Hilary; the period property she’s always longed for. Upon purchasing the land, the Griffiths family renovated the house situated onsite – one of the many structures that can be found on the mill’s plot – and settled down there. Shortly after, the pair put forward their application to restore the historic mill. “It took a good five years for us to get planning permission for the mill,” explains Robert. “This was partly due to the stringent requirements of the park’s authority; they were very particular on how they wanted the mill to be restored and what we could and couldn't do.”

Rural Retreat A sensitive restoration Ashford Mill plays a significant role in the village of Ashfordin-the-Water. The mill’s existence was recorded in 1086’s Domesday Book – a manuscript record of the ‘Great Survey’ of much of England and parts of Wales completed by order of King William the Conqueror. With such a notable project on their hands, both Robert a Hilary remained unperturbed by the project at hand and immersed themselves completely in the restoration. The mill was still intact when the couple purchased the site back in 2008, so to bring it back to its former life was extremely beneficial. “The site is smaller than our previous home,” explains Robert, “however, it’s bigger in a different respect. Taking on this project was something that would keep me happy – and I do love a project!”. “I had never done anything like this,” he continues. “It was a long process but when I start something, I never give up. The more problems and challenges that arose, the more determined I was to resolve them and complete the project.” With Robert’s tenacity and positive standpoint, each complexity that emerged was handled in a pragmatic manner, as Robert explains: “The most challenging aspect of the project was the doors supplied by IQ Glass. The authority didn’t want to change the big white wooden doors. They requested for us to install a glass lobby rather than the doors we wanted. However, it was impossible to make it weatherproof and, in all honesty, it wasn’t exactly what we envisaged visually. They wouldn’t let us have the doors unless they were ‘smart’, therefore, we went on the hunt for some doors that we believed would please the planners. Eventually, we found IQ Glass and appealed and
they allowed us to include them – as a matter of fact, the planners now love them. “We managed to gain approval for the doors by keeping the mill doors and adding the contemporary all-glass doors directly behind them. Today, the front doors are beautiful. “We were faced with numerous challenges when undertaking this project, namely the aforementioned doors and also the fact that the mill on one side was 4ft below water, so keeping the water out was quite tricky. We came across lots of issues, but we got there eventually and dealt with a lot of problems ourselves. “It was quite difficult to remain within the budget given that it’s such a historic building; nothing is square so it took a lot to ensure that we weren’t throwing money away.”
A man without a plan Unlike many self-builders we feature within i-build, interestingly Robert didn’t have a master plan when it came to restoring the mill, yet the result is magnificent. “The only plans were those drawn up by an architect in order to get the build through the planning stage,” says Robert. “I did try to attempt it without an architect, but I was getting nowhere. I started work with a conservation architect in 2014, it went to the planning committee a year later and we were approved in 2015. As soon as I hired the conservation architect, it was like opening a magic window!”.

Following their planning news, Robert and Hilary started work on site imminently. “We started work on site in March 2015 and finally completed this summer, in August,” enthuses Robert. “Funnily, the physical side of things was the shortest; it was the planning approval that took the most time. Each time we wanted to change an aspect of the restoration from the architect’s plans, it would take the authorities three months to respond, so we would approach them with a multitude of requests to speed up time.”
Buckle down Prior to completing the mill’s restoration, Robert successfully restored a 150-year-old turbine and the site now produces hydropower. “Many mill experts informed me that it was impossible to restore the turbine, but I had nothing to lose, so I attempted to repair it. I was successful and we now feed power back into the national grid. We were featured on BBC’s Countryfile where they came out and tested the turbine live on TV – I didn’t even know if it was going to perform, but it was a triumph. That was back in 2011; around two years before we started work on the mill. It cost around £40,000 to get it going again, however, it paid itself back in 18 months so it was extremely worthwhile.”

The sensitivity that surrounded the mill’s reinstatement brought with it many complexities for Robert and Hilary, however, with Robert’s endurance each obstacle was ingeniously defeated. For example, the bathrooms are housed within grain bins as the park’s authority wanted to keep the aesthetics of the bins. Inside, Robert has lined them with teak and the appearance is stunning. “When we were talking to the park authority they didn’t want us to change the mill much,” says Robert. “Today, 95% of the mill’s workings are as they were all those years ago. What we had to do was incorporate modern elements into the build. For example, there were some unpleasant concrete floors within the mill, but the authorities didn’t want us to change them so we kept them; polished them up and brought them back to life.” What the mill did lack was light, and Robert felt it was best to introduce a touch of modernity to the electrical side of the build. “We thought the best way to tackle the light issue was to opt for computer-controlled lighting,” he clarifies, “we’ve got LEDs all over the mill and we can change the illumination and mood of a room by a simple press of a button – which makes up for the fact that we don’t have many windows.”

Robert sourced many items within the mill from overseas; from reclaimed lighting and furniture to the teak that lines his original grain-bin bathrooms. “As we approached each section of the mill, we would hop on the internet and try to find some ideas from there,” informs Robert. “Most of the furniture is from clearance sales and the lighting is reclaimed from countries such as Russia and Poland. The teak in the bathrooms I purchased from Indonesia; it worked out at about £25,000 here in the UK but was an alarming £5000 to import. The bank thought I had lost my money at one point and I started to have my doubts too, but much to my surprise I received an email notifying me that my shipment had been loaded onto a container and would be with me in March (four months after I ordered it). That was very exciting. Furthermore, it turned up at my front door. The teak is absolutely alluring; you can smell it as soon as you enter the bathroom. “Many of my discoveries came from online investigation as the toughest part of this process was finding the right materials. One example is the windows; the planners wanted me to make new lattice windows for the openings and I found identical second-hand patterns via an unforeseen source; eBay. I learnt how to source things on Google and eBay and that’s how I came across the reclaimed lights and furniture.”
Robert continues: “It was a long, slow process but I’m glad we have done it and we were in by summer this year. We undertook this project because of the heritage of the site and the beauty of the building. What was marvellous about the whole process was that every workman that came to the site loved this project, therefore, tried their best. “My favourite part of the mill has to be the kitchen; it’s a lovely big, open space and I built it myself. The island that sits in the middle is 14ft long; the joiners said it was the biggest piece of oak they’ve ever had to put together. I’m also very fond of the lighting – without the LEDs and reclaimed lights the mill would be a dead building; the lighting has brought it back to life.” When asked if he would have done anything differently, Robert replied: “In all honesty, I don’t think there is. There’s only one minimal thing I would change and that’s adding a switch for the exterior lights. I suppose it’s a good thing that we’ve finished the project and there’s nothing I’d really change. Overall, it’s been an enjoyable but traumatic experience – most people said I was nuts to take this project on! That said, it wasn’t as difficult as it looked; that could be perhaps because my builder was very good at his job.

Going down? Basement conversions are a great way to add space to properties where outdoor space for extensions is limited. This is the procedure that Simon Cassidy opted for when he sought to create extra living space for his family’s growing needs. Having lived in their Georgian home for 11 years, the Cassidys decided to improve rather than move.

he Cassidy’s riverside property in Shrewsbury has been given a new lease of life by Morris Property. The basement conversion has created extra living space with multi-level games and entertainment spaces and a garden renovation. Working closely with the Cassidys, Morris Property delivered practical solutions to bring the project to life, including a tri-level garden on a steel frame to ensure the children have a level surface to play on. Morris Property also suggested laying astroturf as opposed to

traditional turf for the garden due to its lighter weight on top of the garden’s framework. The home has been renovated to a high specification, incorporating building improvements, the implementation of new high-tech systems – including a cinema room and smart lighting – as well as landscaping to the external areas. Bicton-based Morris Joinery also provided its expertise and services with a new oak staircase and balustrades leading down into the modernised cellar.
Smart Scale The Cassidys personally designed the interior of the property, incorporating the practical needs of the family with modern, luxury living and furnishings bringing to life the renovation they had been planning for some time. Exclusively talking to i-build, Simon Cassidy reveals the ins and outs of his Shrewsbury home renovation.
Had you always wanted to pursue your own project? Not really, we had looked at moving but couldn’t find either the right house or the right location that gave us everything that we wanted, so we thought we’d improve what we had as it ticked most of the boxes anyway.
How did you combine the original building’s style with the extension? Basically, we decided to completely contrast styles. The current property has
been completely refurbished over the 11 years we have lived here, but in a style that complemented the age of the house. However, with the extension, we went for a much more contemporary feel, with straight lines and a minimalistic feel.
How long did it take to gain planning permission? 12 months. It was a nightmare as we live in a conversation area so it was a lot more difficult than I had bargained for.

Were there any challenging aspects to the project? I guess the biggest challenge was access because all the work was around the back of the house which banks down to the river, giving no access from below. Therefore, everything had to come over the house or down a huge trench/ramp which was built using large excavators from the 500 tonnes of soil/ sand in the ground which was dug out.
Did you work with an architect at any point in the process? Yes, I worked with local architect, Batch Valley Design, who is also a friend of mine. He was a great help, not just in the design but in interpreting what I wanted.
Are there any particular materials that you would recommend to others looking to renovate or self-build? Yes, but depending on what they are doing and their budget. I would certainly recommend using astroturf, glass balustrading, engineered oak and self-levelling concrete – if appropriate – but remember that the latter takes longer to go off than traditional concrete.
How long did the project take? The project took 13 months from start to finish, with the original schedule being eight months so it did take significantly longer than we originally anticipated. However, we did extend the footprint of the new build and altered the link from the existing kitchen.

We lived on site throughout the whole process, which was not as difficult as some of the work we had done before as it didn’t form the main part of the house. Morris Property did a good job of boarding up the external walls leading to the new extension but, inevitably, some dust still found its way into the main house. It did have more of an impact towards the end of the project when they moved into the kitchen area which was the link from the existing house to the cellar extension. Another challenge was having all the various trades on site at the same time; or should I say their vans, which could be up to four or five parked on the drive. Together with the welfare unit that was on the drive for them, it was getting congested, to say the least. In fact, it was so busy I would move mine and my wife’s car onto the road each morning to allow them to park on the drive. Then, one evening I forgot to move mine back onto the drive and it was hit by another car and written off.
The original budget was blown out of the water by a number of contributing factors:

Can you give us an overview of the interior and exterior finished space? As the project evolved it became three separate projects. The first was completely ripping out the old cellar space which was part of the original house and transforming it into a cinema and games room. The cellar was made up of four small rooms so we removed them all to create two separate areas (cinema and games room). This included damp-proofing/tanking all the walls and laying a new concrete floor which was overlaid with an engineered oak floor and new plasterboard on the walls and ceilings. We also had a state-of-the-art automated lighting system installed so we can control all the lights from our iPhones or iPad. We can even create scenes so that when a movie starts, it automatically dims the lights. It even turns them back on if you pause or stop the film. The second part was to create a large living space that we could entertain in. This includes a sitting room, dining area, bar and bathroom. The main focus for this was that it would be for the whole family to use and encompassed the newly-built garden space with a free-flowing transition from the inside to out. This was achieved by fitting floor-to-ceiling glass sliding doors which cover the entire width of the room.

Smart Scale Finally, the garden was refurbished and this was where the project really began to take shape. This changed from three terraces (two of which were unusable) into a large area for the kids to run around and play together with a glass balustrade so we could make the most of our fantastic river views. We also added a new patio with a hot tub for use all year round.
Is the finished space everything you hoped it would be? Yes, and more. We still have a few things to add, but the amount of pleasure we’ve already enjoyed this year far outweighs the pain of the build. I would like to have come in a bit closer to the budget, but we always knew that this was a lifestyle choice, not a money-making project.
What’s your favourite room and why? My favourite room is the cinema room. I remember when we first bought the house in 2005; I dreamt that I would convert the then damp, dark and unsightly cellar into what we’ve just created and the kids love it too. We all have our favourite movie posters on the walls and they watch movies with their friends or I invite the boys around for the ‘big fight’ or footy match with a few beers. I love being the host and this way I don’t even have to leave the house – perfect!

Is there anything that you would have done differently? If I had my time again I would have made sure that we’d planned better and had a schedule of works from the start, but you live and learn and the pain and expense soon drift away after a few great parties and the enjoyment the kids get from it.
Would you do the whole thing again? Yes, but I’ve learned a lot from this process so I’m confident that I would do a few things differently. Whilst we feel the end result is great, we could have done things in a better order to save time and money.
What advice would you offer to anyone looking to renovate or self-build? Make sure you plan, plan and plan again. The devil is in the detail, so it’s vitally important that you get everything lined up and your specification decided on prior to starting the build. Whilst we did invest in using a great team – including the main contractors, architect, structural engineers and tradesmen – if you haven’t planned everything, and in the right order, it can start to cost you time and money. Secondly, stick to your guns; if there is something that you want and you’re told it can’t be done, research yourself and persevere. It’s amazing what you can find out online and then all of a sudden it can be done. Finally, engage with the guys on site, and not just the project manager. Whilst he/she can give some great advice, I found that the tradesmen equally came up with some fantastic solutions to problems that occurred during the build.

A contemporary contrast for an old farm extension
The clever use of Catnic’s SSR2 standing seam roofing and cladding system has created a stunning roof finish for a contemporary newbuild extension in rural West Lothian.
I
t provides a striking contrast to the original farm outbuilding, which was sympathetically restored and converted to housing in the 1980s. Originally constructed about 125 years ago, the main house, which covers an area of 165m2, was formerly an outbuilding to the nearby farmhouse. Its traditionally restored rubble stone walls are complemented by an orange pantiled roof, retaining the building’s original architectural heritage. When the owner approached Bathgatebased architectural practice, Hardie Associates, the brief was to create a new-build extension that would house a kitchen, dining and family room to the ground floor with a master bedroom at first-floor level.

Maximising the views Designed as a storey-and-a-half construction, the new extension sits adjacent to the main building, forming a contemporary addition to the historic original. The timber frame cavity walling is finished in a sharp off-white render and larch timber cladding. The exterior is punctuated with large aluminium-clad timber windows in a grey finish, ensuring the impressive rural views are maximised. For the roofing, the designers looked for a modern contrast to create a striking complement. “We were introduced to the Catnic SSR2 standing seam roofing and cladding system by a local roofing merchant and it appealed to us as a viable alternative to traditional sheet lead or zinc as a roof finish,” commented a spokesperson from Hardie Associates.
“It has provided a sleek finish; one that works both with the traditional finishes of the old building and the more contemporary finishes featured on the new extension.”
A sharp finish Working together with Stewart McDonald of McDonald Roofing Contracts, based in Armadale in West Lothian, the team worked up the roofing detail, as he explains: “A 48º roof pitch has been created using the Catnic SSR2 as well as a flat roof element.
“We are familiar with the system having used it before. Originally, we attended an installation training course at the Catnic training centre in Caerphilly, which covered off-measuring and setting out as well as a whole host of other installation techniques from cutting and panel-making to abutments, joining and hips and valleys. It’s a very thorough course. The product is really versatile and good to install too, from both a handling and speed perspective.”

The homeowner is really pleased with the new extension and especially the finish on the roof. He said: “We had originally considered a slate or tiled roof but we are very glad we decided on the SSR2 system. It provides exactly the sharp finish we were looking for to ensure that there was a clear separation between the old stone house and the ultra-modern addition. The detailing of the vertical panels at the rear of the house and the square guttering and downpipes all add to the clean finish, which would not have been possible with a slate or tile finish.”

Installing a seamless MVHR system Ensuring you have the correct ventilation for your property and lifestyle, whilst ensuring you meet Building Regulations, can appear daunting, says Callum Graham, Self-Build Estimator at Nuaire.

ollow our top tips to designing a seamless ventilation system that will save energy and keep your home healthy.
01 Save energy and improve your indoor air quality with MVHR As a British manufacturer with over 50 years of experience, Nuaire has seen many ventilation strategies rise and fall in popularity, but a trend that we are certain will continue is the growth in use of mechanical ventilation with heat recovery, or as it's also known, MVHR. MVHR offers year-round, whole-home ventilation that will remove condensation and pollutants, whilst recovering heat, significantly improving the indoor air quality and reducing energy usage. These systems work by combining supply and extract in one unit. Moisture-laden, stale air is extracted from ‘wet’ areas, such as kitchens and bathrooms. The heat from this

extracted air is recovered via a heat exchanger, and this tempered air is filtered and delivered to the living areas of the home creating a healthier living environment for the occupants.
02 Think
ventilation from the start When undertaking a self-build project, the earlier you can start planning your ventilation strategy, the more time and money you’ll save and the more likely the ventilation system’s location and ductwork will fit seamlessly around your property’s layout. Work with your ventilation designer to plan the most efficient design. The first thing your designer will request is up-to-date floor plans, in AutoCAD .dwg format, which your architect can supply. These drawings will be accurately scaled and ideally the final revision, so the MVHR system and ductwork can be located around other services, ceiling joists and any unusual features that form part of your design.
If you think about the building services from inception, you’ll avoid boxing in your system or ducting at a later stage, or creating voids and bulkheads for services that weren’t in the original design.
03 Location, location, location Another key consideration at the design stage is where your MVHR system will be located. It’s crucial to have access to the system for filter changes and general maintenance, as well as adjustments for commissioning. The size of the unit and the entry path to install it also need to be considered. The loft space is favourable but not always feasible. If you do loft-mount your MVHR system, ensure the loft hatch is large enough to fit the unit through. If you opt for a cupboardmounted system, it will need to be supported on a solid structural wall; ideally a gable-end or solid brick structure for maximum strength and mass. Attaching an MVHR system to a lightweight partition wall can cause vibration noise, which is difficult to mitigate further down the line.
04 Do
not underestimate ducting Ducting is far from being an after-thought ancillary item. Correctly installed ducting will ensure your system performs as intended and ensure you comply with current Building Regulations. There will be preferred sizes of ducting to suit your chosen MVHR system, and

Modern, lightweight wall construction methods offer very little mass to absorb noise and vibration, so attaching a mechanical system to a structure that isn’t solid can often result in lowfrequency noise and vibration in adjacent living and sleeping areas. Then you add ducting, which creates a path for noise to travel between rooms. Attenuation is the answer here. MVHR systems are available with different forms of attenuation,
from silencers that fit directly onto the system to more sophisticated all-in-one solutions that provide an acoustic enclosure to your unit and ducting connectors, as well as attenuation. Nuaire’s 1Z takes this concept a step further, acting as an acoustic enclosure, encasing the attenuator and duct connections, whilst supporting the internals on anti-vibration mounts to further isolate noise and vibration. your designer will both recommend the ducting and ancillaries and will design the ducting layout for you. Nuaire offers this hands-on design service using 3D REVIT MEP software to illustrate the ducting systems and components. It allows the designers to provide a complete service of design drawings, fan selection and ducting schedule tailored to the property, which assists project management and material control. There are two options for ducting your MVHR system: branch or radial systems. A branch system uses flat or circular PVC or thermal ducting in straight runs, connected with tee-pieces which branch off and serve each individual room. The branch system is preferred by designers as it can be designed using their specialist software and, when installed, there is less chance of veering away from the intended design. It’s also cheaper and easier to commission. A radial ducting system is semi-rigid ducting that connects to a manifold and runs in single ducts leading to each room. As the ducting is installed in long runs, there is more flexibility for the installer. However, the design can be more complex and careful consideration must be given to the length of duct-runs as these can affect MVHR system flow rates. Ducting in MVHR systems carry warm air through them, and when they pass through unheated spaces – such as lofts and voids – condensation can form on the ductwork and cause water damage to your property. So, in order to avoid this potential damage and to meet Building Regulations, ducting that passes through unheated spaces must be insulated with an equivalent of at least 25mm of insulating material. Unlike other thermal ducting systems that fit around the PVC pipe, Nuaire’s award-winning Ductmaster Thermal offers a neat all-in-one solution that improves thermal efficiency and is light enough for one person to install. It uses a unique clip system to form an airtight seal, so there’s no need for messy tape and sealant. The LABCapproved range is also independently tested for airtightness by the BRE, for total peace of mind.

You’ve invested a great deal of time, money and energy by the time you start planning the building services of your new home. So don’t compromise on the design of your MVHR system. By working with a designer you can plan ahead to ensure your system gives you the best possible air quality and the highest energy savings. And, by informing your ventilation designer at the design stage and beyond of any changes to the layout or any particular features central to your design that may affect the balance of the MVHR system, they can plan ahead and ensure the amended design still offers the same system performance and meets Building Regulations. Small changes, such as selecting a different air valve or grille to better suit your decor, can have an impact on system performance as they may not give the required ‘free area’ needed to meet the flow rates for your property. Floor plans can change and change again, meaning you may need to relocate your MVHR system or add extra duct runs and bends. Working with your designer will alleviate any headaches along the way and make sure the building control officer gives you that all-important sign-off. Installation engineers must be trained and registered to test and commission ventilation systems on new-build homes. They are expected to provide ‘right-first-time’ installations so that commissioning is easy and occupants can be confident that their MVHR systems will perform efficiently. Finally, remember that a well-designed and well-balanced MVHR system will give you excellent indoor air quality; will prevent condensation dampness and will help you save energy. Work with your ventilation designer from the first stages of your design for the best possible results.

An integral element of the architectural landscape for over 150 years, cast iron has a highly distinctive appearance due to the texture of the material, its thickness and the quality of the cast components. However, cast iron drainage systems can be heavy and difficult to install, resulting in an issue for self-builders who are looking to achieve that distinct characteristic for their new home. With significant additional weight, selfbuilders must also be extra vigilant regarding health and safety and will require more time to lift and fix the system – leading to increased costs and potential delays in the installation process. Almost every job will require both gutter and pipe lengths to be cut on site using specialist tools and, to ensure long-lasting durability, they need to be fully finished on site, using a primer, undercoat and topcoat, to ward off corrosion.

Brexit and its effect on the UK garage door market In January 2013, David Cameron, the then Conservative Prime Minister, under great pressure from various sides promised a referendum on whether the UK would stay in the European Union or leave. Fearful of not getting re-elected in the 2015 general election, due to the mounting pressure in Parliament, David Cameron played a high-risk move. The rest is history as Mark Arridge, Managing Director, of Arridge Garage Doors explains.
S
o how does that effect the garage door market? You’ve heard it since before the referendum was held. Not the complete Armageddon that Cameron, Osborne and the remainders predicted but a portion of it. Depending on how exactly you make the comparison and over which dates, the approximate deviation level of the Pound Sterling to Euro is about 9%. Most garage doors sold in the UK are either imported from Europe or made from materials and components imported from Europe and the Far East. Some garage door manufacturers including Cardale Novofirm, SWS and Ryterna, increased the prices of doors in 2016 in immediate response to the increased buying-in costs. Cardale Novofirm alone have issued three price lists in the last 12 months.

Most manufacturers including, Hormann and Garador, waited to see what would happen. Would the Pound recover? Could some of the increased costs be absorbed to avoid a very large price increase, too early, which might dampen the market? Basically, the answer is no. The immediate post-Brexit period has passed and the UK economy remains fairly strong but as a net importer, the only way for prices in the UK this year is up.
Will momentum get us over the line? We all certainly hope so. Nobody really knows. The facts are simple though. Wage rises have been small at best, over the last few years, as slightly more efficient UK companies try to keep labour costs down. The rich have got markedly richer and the poor and squeezed middle classes have got markedly poorer – the market has become polarised to some extent.
Bottom of the market The steel up-and-over door market, steel side-hinged and low-cost roller doors form the bottom end of the garage door market. This market is very price conscious and is likely to become even more so as households and developers alike seek better deals.
Top of the market Throughout the post-recession recovery, the demand for quality, security and choice has increased. Sectional garage doors continue to increase in popularity due to their numerous benefits. Quality insulated roller doors are more and more popular due to their space-saving design and short lead times. Companies such as Woodrite with their oak and idigbo door ranges, also satisfy the demands of the higher end of the market which remains quite strong.
Which way now? As the current round of manufacturers’ price increases come into play, trade and retail buyers are likely to push even harder for a good deal. Such large price increases may dampen the market and it is certainly possible that we will see a toughening of trading conditions. We are all watching this space.

Barrier-free environments can have many uses over time and are easily evolved, depending on what your needs are. Kitchen-diners offer a family-orientated space or ‘social hub’, but also offer ease of movement for the older generation. In my experience, when a client goes it completely alone, the project ends up invariably more expensive, more time-consuming and less wonderful than it could have been. So either let your architect lead by having them produce the first sketches themselves, or follow by having them redraft yours, but don’t underestimate the benefits that training and experience can bring to a design.
Here Steve Mansour, Chief Executive Officer at CRL, looks at the rise of prefabricated homes within the UK. Recently, more and more homebuyers are looking at unconventional options for new builds, including prefabricated houses, in an effort to get on the housing ladder. As the housing crisis continues, the industry must look at the needs of today’s homeowner (and future homeowners) to find the best way to address the issue. Whilst alternative builds of this type are only in their infancy, it’s understandable why homebuyers might opt for this type of home due to the lower price tag and quicker build time. Quicker build times also result in lower labour costs and, as they are factorybuilt, allow for year-round construction. The key programming used in prefabricated and modular construction means that developments should comply with Building Regulations and provide greater quality assurance to the homeowner. Overall, the quality control, factory sealing and design of prefabricated homes can ensure high energy efficiency. However, unlike the traditional bricks and mortar homes, it isn’t entirely known how long these will be habitable for. With recent reports suggesting that existing houses must last at least 2000 years, the industry is clearly nervous about embracing such new methods of construction. Doing things differently requires a new mentality and a bolstered skillset amongst an already established workforce, which can be difficult to change when builders have been using the same methods for decades. As the industry adjusts and consumer needs heighten, those within it need to change too, to ensure they are meeting the requirements of potential homeowners and discussing the ongoing housing issue. We have seen this first hand, having to adapt our approach to arranging construction insurance and warranties to ensure that these alternative builds have the necessary regulations in place, specific to their requirements.

Charity residents given level access showering thanks to Marmox
Osmo transforms a garden shed from drab to fab
Marmox has supplied 10 of its specialist Showerstone level access trays for an apartment development in Newark, aimed at those likely to have mobility issues. The new-build project is being built for a local charity by Taylor Pearson Construction and will eventually provide 22 highspecification dwellings for retirees. Phase 2, where the trays have been used, has created 10, one-bedroom flats, on two floors where, on the ground floor, the Marmox Showerstone trays were set within a screeded floor, while those upstairs have been installed into the timber joists to maintain level access. All of the 1200 x 1200mm Marmox trays were supplied via the Chesterfield branch of SIG.

I
n the early ‘noughties’ I ran a seminar for constructing excellence on Safety by Design, followed a few years later by one on Designing Out Waste. The purpose in mentioning them is to emphasise the fact that, despite new products and updated regulations, like those dealing with high speed electronic communications networks (Approved Document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via partnerships that embraced site constraints, programmed out risk and ensured good, immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required design teams who not only knew their legal duties and responsibilities, but who understood how the job would be done. In turn, this meant grasping the logistics, getting to grips with handling and temporary works, as well as embracing snagging and maintenance along with the lifetime risks of the building in construction, in use and decommissioning. While today it’s pretty easy to specify IT-related products for any building, doing so efficiently remains a major challenge. Homebuyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running and maintenance costs.

Communication is key Designing with partnering in mind emphasises communications, the importance of avoiding delays and the need to programme out errors. It also recognises the need to know what stocks and other industry-standard materials are readily available, how jobs will be done in practice and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘right first time’ and ‘continuous improvement’ processes were, and are, obvious candidates for expanding the horizons of the design team. Equating the notion of ‘lifetime costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many professionals – used to a more relaxed regime – found and find this an unpopular constraint. Few it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them.
Improving delivery Whilst moving with the times to incorporate all that is best and wonderful and time-saving and comfortable, and desirable in any building design
we undertake, manufacture or build, I still find myself shouting at the wind for fundamental shifts in professional attitudes. However, the winds of change are blowing and I do detect small shifts. As construction moves off site into the factory these will greatly improve efficiency, quality and affordable delivery of all levels of social and private housing.
