comar 9P.i High Performance Framing, Windows and Doors After extensive research and consultation with key supply partners, Comar Architectural Aluminium have developed 9P.i High Performance Framing, Windows and Door System. A thermally efficient futureproof facade system was required, with off-site semi unitised manufacture and value engineering solutions that reduced material content. Comar 9P.i High Performance Framing offers two options of construction, ladder frame or mitre frame, 9P.i windows and 9P.i doors hang directly from the frame, reducing the need for additional outer frames, reducing costs. As we’ve reduced the metal content Comar 9P.i has slim sight-lines, which increase the glazed area to power down U-values. With options for including thermal foam, U-values are as low as 0.77.

OPENING DOORS TO WELSH GOVERNMENT SERVICES GEZE UK has helped make the Welsh Government fit for the future with a refurbishment of one of its regional offices in Carmarthen, Wales.

icton Terrace, a threestorey 1960s block and a five-storey 1970s building with a connecting link, has been refurbished inside and out to provide a flexible working environment that reflects the rural communities it serves. An elegant and welcoming entrance was supplied and fitted by GEZE UK – a TSA 325 NT automatic revolving door – fully glazed with slim aluminium profiles and rounded edges. Activated by a motion detector inside and out, the door gently accelerates and rotates to allow visitors and staff to move through the door without any disruption.
It has various operating modes with adjustable speeds and run-out times that can be set to accommodate the seasons – longer for summer or none in winter. Set alongside it is a Slimdrive EMD-f automatic swing door – one of 15 fitted in the redevelopment – which operates a door that has been added for increased accessibility. The electro-mechanical swing door mechanism makes it extremely versatile, providing easy access for those with mobility issues. Assisted opening can be initiated using the operating button with guaranteed constant opening and closing speed.

At just 7cm high, the Slimdrive EMD-F operator is extremely discreet and sits neatly on the frame. It is a low-wear, highperformance system which is exceptionally quiet in operation. From the reception area, a TSA 160 NT – one of four fitted on the premises – operates a door which links the public area to corridors that lead to work areas. The TSA 160 NT is an electronically controlled, hydraulic swing door operator – ideal for heavy doors in high traffic areas. It is extremely reliable and requires little maintenance. Throughout the complex, more than 100 TS 2000 NV door closers were fitted, all in a satin stainless steel finish with radius covers which provide a sleek finish. They were fitted to internal doors including toilet doors and corridors. The closers are suitable for doors with up to 1100mm leaf widths and use on fire and smoke protection doors. They have an adjustable closing force to meet Building Regulations Part B. GEZE UK worked with Cardiffbased Rio Architects which specified GEZE products for
the external doors while the internal closers and operators were specified by architectural ironmonger PWIDF, which produced the ironmongery schedule and supplied GEZE’s door closers and controls. The project which was approved by the Welsh Government in 2012 and completed in 2017. The purpose of the redevelopment was to provide a modern office environment and facilities for staff and public which would benefit from improved energy efficiency, building performance and a reduced carbon footprint. The building is occupied by various Welsh Government departments and is home to more than 200 Welsh Government staff. Outside, the buildings have been clad in slate grey and pale green panels. Its interiors provide space utilisation with smart workstations, set against scenes of rural Carmarthenshire. Biodiversity was also key with the use of locally sourced materials, fabrics and plants native to Wales. Said Andy Howland, Sales and Marketing Director for GEZE

SMARTSECURE ADOPTED BY SOUTH WALES SOCIAL LANDLORD As the result of a successful tender, Carl F Groupco is supplying hardware to Tai Tarian, one of the largest social landlords in Wales with responsibility for over 9000 properties. The prestigious contract – which supports all Tai Tarian’s hardware needs for maintenance, renewal and new build across its full housing stock – includes SmartSecure, Carl F Groupco’s electronic door locking and access control technology.

A major advantage of SmartSecure reported by the social landlord is in the area of access; where tenants have mobility constraints, the ability to control who enters the property is a practical solution that gives peace of mind. Commenting on the adoption of SmartSecure, Steve Meredith, Tai Tarian’s PVCu Production Manager, said: “The technology is empowering. REHAU’s AGILA doors have been installed in 12 affordable homes in Shropshire to provide a warm welcome to housing association tenants moving into the flagship Passivhaus development in Much Wenlock.
T
he Callaughton Ash scheme has been built on behalf of South Shropshire Housing Association for tenants with a local connection to the town. The development comprises 12 one-, two- and three-bed Passivhaus homes, with 10 allocated for affordable rent and two for shared ownership. The highly sustainable scheme was designed by Architype, which has been working at the forefront of sustainability for many years. The company works on projects across the country and is a specialist in residential and commercial Passivhaus projects. Paul Neep, Associate at Architype, said: “South Shropshire Housing Association was looking to deliver a new housing scheme which would provide good quality, sustainable homes for local people and help eradicate fuel poverty. To do this, they wanted to go beyond fitting highefficiency products in a standard home; they wanted homes which would work in harmony with their surroundings, so they would need less mechanical heating, cooling and lighting and therefore be more cost-effective to run for their low-income tenants.”

The design process started in 2015 in close consultation with local residents about the location of the scheme and the design of the housing association homes. Architype was keen to use a natural palette of materials for the timber-framed houses, so the development would blend effortlessly with its surroundings, and to use locally sourced, sustainable products where possible. Paul continued: “Finding doors for the project proved to be quite a challenge. To achieve the Passivhaus standard, we needed doors which had a triple-glazed panel for maximum energy efficiency, but more importantly, we needed a door which would meet the rigorous threshold criteria.” Under the Passivhaus standard guidelines, thresholds need to offer level access for accessibility yet provide a heat-proof seal to ensure warm and cold air is not able to flow under the door. Architype had looked at one supplier, but due to the risk of condensation with the door’s design, they had to go back to the drawing board.

Paul explains: “We spoke to REHAU about the AGILA doors and were really pleased with the offer. The doors would meet the Passivhaus specification with ease, plus they were more attractive than the door we had been looking to use, which was a bonus. We went with the grey finish, which really lifts the quality of the finished home and also ties in with the materials palette we used on the rest of the design. We are so pleased with the doors; we will definitely consider them again for other projects.”
In total, 24 AGILA Passivhaus doors were manufactured for the Much Wenlock project by REHAU authorised partner GRM. Based on the GENEO system, the doors can achieve a possible Ud value of 0.7W/m2K, ensuring they meet the exceptionally high efficiency standards demanded by the Passivhaus Trust. Created in partnership with supplier Roedenburg, the AGILA Passivhaus doors come in a range of contemporary and stylish designs and can be customised with GRP overlay skins in a range of colours and finishes using either foils or Acryl II colour coating.

Prime Minister Theresa May’s recent pledge to make sure residents are proud to call social housing their home has been backed by the general manager of a Birmingham-based PVCu window and door manufacturer and installer. May told a National M rsHousing Federation summit in London that she wanted “to see social housing that is so good people are proud to call it their home.” And, with Labour Party Leader Jeremy Corbyn stating earlier this year that “a decent home is a right owed to all…and the only way to deliver on that right for everyone, regardless of income, is through social housing,”

Managed by Birmingham City Council, the retirement housing high-rise is currently being transformed, and Shelforce installed 221 windows for the project, which is being delivered by lead contractor Wates Living Space. Howard said: “The windows we have installed will help make Adelaide Tower look fantastic. When finished, the building will look completely modernised, and it fits with the drive to, essentially, construct council buildings that don’t look like council buildings. “It will definitely be impossible to tell the difference between Adelaide Tower and full-price housing, and I’m sure residents will be proud to live there.” For Howard and Shelforce, such social values and sense of community line up with the company’s own. It is also set to open a dedicated training facility at its factory in Erdington to provide regular work experience placements for students from nearby schools.
