DUKE highway The chosen site for our project is actually an unoccupied green space that is located in between the residential areas of Taman Rainbow and Taman Kosmo Jaya. Towards the south of the site is the DUKE highway which can pose a noise and air quality problem, but there is a green buffer in between them, and towards the south of the site is an open field. The sites’ edge is defined by the roads of Jalan Sentul Maju and Jalan Ratnam Pilai. The immediate surrounding context consists of a mix of newly developed triple-storey terrace house and older double-story terrace houses along Lorong Sentul Bahagia 3 and Lorong Sentul Bahagia 4.

SWOT ANALYSIS Strength

Weakness

Located within a residential area

Major elevated vehicular highway (DUKE) nearby site

Located off the main road

A lack of roadways that surround the site completely

Good amount of green space surrounding site

Surrounding residential area is not gated and guarded

Good access to public transport, KTM nearby Plenty of amenities nearby site (e.g. F&B, groceries, banks, etc.)

Opportunity

Threat

Take advantage of views towards greenery and open space

Noise and air pollution a problem if design doesn’t respond to highway

Increase in value due to its private location that does not experience heavy vehicular and pedestrian traffic

Additional cost for provision of a new roadway to access site

Increase in value because of access to plentiful amenities nearby site Increase in value due to its strong connection to public transport link (KTM)

Security outside of site can be poor due to lack of gated and guarded community

Construchon Details Welding

Firstly, the ground floor container will be hed on to the foohng with steel plates as shown above. Aker that, all the metal plates are welded to each other to marry them completely, to prevent any movements or sliding of the containers. Above are detail pictures of how the containers are welded together.

1.  First and second picture showing the containers were lined up next to each other, foam insulahon was sprayed between the two containers. To help keep the moisture out and also helps to maintain the containers internal temperature. 2.  Third and fourth picture showing the roof was welded with 3”x1/8” flat steel using a shtch pamern with a wire feed welder. 3.  Once all the welding has been finished the steel is painted with latex paint to help preserve it.

FEASIBILITY SCHEME

Land Price. Property details. Name : Sentul Type: Commercial Average for sale price: RM 615 per sqk April 2015 For the container hotel, the buildable maximum land area is 10,000 k2= 1000m2 So, by using the references of average land sale price RM 615 k2

10,000 H2 x RM615/ H2 = RM 6,150,000 Meaning that, the land price of our proposed site will be roughly RM 6,150,000 +/-‐ Because the land price has exceeded the client’s budget by four hmes, buying the land is not suggested. Renhng is suggested instead.

Land Rental. Rental fee in Sentul is RM 1.80 / k2 Our site is 1000m2 which is equivalent to 10 000 k2

10,000 H2 x RM1.80/ H2 = RM 18,000 So the monthly rental for our site will be around RM 18,000 The proposed rental period is approximately 20 years, therefore the total capital required for this rental scheme would be :

RM18,000 x 20 = RM 360,000
