A topic of permanent interest and not always available is what tourist think when they visit a destination. In the case of the Dominican Republic (DR), we have relatively fresh information about this disturbing question. The Central Bank of the Dominican Republic, the most credible government institution, since the 70’s, carries out the Opinion, Attitude and Motivation Poll every year. The results are shown quarterly and they are applied to airports at the moment of departures, 2 or 3 days each week. The poll results in 2018 have not been published yet, but those of 2017 show interesting clues about different topics. Let’s see. Reasons to choose the DR as a tourist destination. Quality of beaches 31.3%; weather 19.1%; hospitality 17.4%, friends or acquaintances 12.0%; reasonable prices 8.1%; work 4.5%; natural richness 1.8%, history richness 0.8%; life by night 0.6%, golf courses 0.1%, and casinos 0.1%. Others 1.2%. Compliance of expectations about DR as a tourist destination. National average. During the first quarter, satisfaction was 95.8%; during the second one, it was 94.8%; during the third one 93%, and the fourth 92.9%. The lowest level registered was in Santo Domingo with 66.8% (fourth quarter), and the highest, Santiago with 100% all four quarters. For the rest, the score was over 98%. The reference is the airport because it is where the poll is applied. Quality of services received by tourists. National average. Services and facilities in general. Excellent 28.4%; very good 39.8%; good 23.9%; acceptable 1.7%, bad 0.3%; very bad 0.1%; and, no answer 5.9%. 92% marked between excellent and good. Airport: only 2.8% evaluated from acceptable to bad. Hotels: Excellent 28.1%; very good

36.2%; good 18.9%, and from acceptable to bad 1.9%. There was no evaluation “very bad”. Food quality. excellent 34.5%; very good 42.1%; good 21.0%; from acceptable to bad 1.6%. Entertainment: 31.3% excellent; 40.2% very good; 23.0% good, and fro acceptable to very bad 2%. Conditions of public transportation vehicles: Excellent 22.8%; very good 35.1%; good 34.7%, and from acceptable to very bad 1.3%. Beach services: excellent 33.4%; very good 34.6%; good 17.1%, and from acceptable to bad 1.3%. Taking excellent and very good, the highest score on quality corresponds to Samana and Punta Cana. Coming back to DR as a tourist destination. National average for foreigners. Yes: first quarter 98.8%; second 98.7%; third 97%, and fourth 98.7%. The highest mark is for tourists who traveled through Santiago airport with 100% during 3 quarters and one with 99.89%. In the second place, Samana, with three 100% and one 95.2%. The third place to Punta Cana with three over 99% and one 97.5%. Coming back to the same place as a tourist destination. National average. Yes: First quarter 74.4%, second 72.1%, third 68.2%, and fourth 74.4%. Those who traveled to Samana scored 100% the four quarters; and to Santiago 100% said YES during three quarters and 98.7 in the fourth one. The third place is for Punta Cana, being its lowest score 65.6%. The tourist product gets good grades.

PUNTA CANA BUILDS AND REFURBISHES THEIR HOTELS IN 2018 Punta Cana, on the country’s easternmost region, is a vibrant city known for its exceptional beaches, complementary offers, top-quality restaurants and a very active night life. Each year Punta Cana’s hotel population continues to expand, either by the construction of new hotels, refurbishing already existing structures, or by launching new projects. The following is RT Magazine’s summary of last year’s accomplishments in Punta Cana:

TRS CAP CANA HOTEL The Palladium Hotel Group also opened the TRS Cap Cana “adults only” facility in Punta Cana. The new hotel features 115 luxury suites, 39 junior suites with swimming pool, nine suites with seafront views, and an Ambassador Suite. It features four restaurants, four bars, two swimming pools, gymnasium, beach club and sports and wellness facilities.

NEW HOTELS BE LIVE COLLECTION PUNTA CANA The Be Live Hotel chain opened its Be Live Collection Punta Cana Adults Only, in the community of Cabeza de Toro. The 294-room facility features a modern structure and a privileged ambience for adults only. The hotel also features various restaurants, including a buffet restaurant, as well as a Mexican, Italian, Brazilian, Mediterranean, Oriental, Seafood, and Snack Bar (offering hamburgers, pizzas and other fast-food treats). There is also a VIP Lounge, Snack Bar on the beach, and seven bars. There are also special rooms for the physically challenged.

GRAND BAHÍA PRÍNCIPE AQUAMARINE The Bahia Príncipe Hotels & Resorts chain opened the Grand Bahia Príncipe Aquamarine, the first adults-only offered by the Grand Bahia Príncipe brand. The hotel is situated on Bavaro Beach, and features 498 rooms, one swimming pool, four restaurants, three bars, and a spa. 6

LUXURY BAHIA PRINCIPE AMBAR The Bahia Principe Hotels & Resorts group refurbished its Luxury Bahia Principe Ambar “adults only” complex in Bavaro Beach, featuring 528 rooms. The process included the remodeling of all rooms and common areas, as well as all restaurants. The hotel now features a brand new sports bar, a new gymnasium, and a cafeteria with an attractive menu. The hotel now features 144 new “swim up” suites, with direct access to an exclusive swimming pool.

SANCTUARY CAP CANA The Sanctuary Cap Cana hotel, owned by the Playa Hotels & Resorts group, was also completely refurbished. New suites, restaurants, beach bar and spa were added to the original structure. Also, the construction of two new towers with 70 suites per tower; the expansion of the common areas, including the lobby, restaurants, bars and spa. All new additions included the hotel’s original architectural design. The villas were also refurbished and a new VIP lounge was incorporated into the area. The Villas Royalty were also redone and private swimming pools and outdoor areas were included.

Best Hotels, a Spanish-based hotel group, launched the construction of a new facility in the beautiful Cabeza de Toro community, in Punta Cana. The new 600-room facility will feature four theme restaurants, two buffet restaurants and six smaller eating areas. Also, a one-thousand square meter Convention Center, featuring high ceilings, a main hall, plus two 200-square meter adjacent rooms. The hotel will also feature a two-level theater that will comfortably seat 500 guests. For the younger crowd, there will be a Kids and Teens Club. Also, boutiques, shops, bars, disco and a 1,350 square-meter casino. It is expected to open in October of this year.

INFINITI PUNTA CANA Construction of the Infinity Punta Cana hotel, in the Uvero Alto community, also began this year. The 345-room hotel will feature seven restaurants; eight bars; a shopping area; a theater; VIP lounge; a wellness center, sports area and outdoor swimming pools. The Spanish-based construction company “Construye Capital” is in charge of the new facility.

JAMAO AL NORTE AWARDED EXCURSIONS

“Jamao Eco Tours” is an awarded Project, with two prizes recognizing all the work they do favoring the community. The first one “Premio Excelencias 2018” awarded during the international tourism fair FITUR 2019 and the second one being awarded by the Tourism Ministry of the Dominican Republic and the Community Sustainable Tourism Project during the third annual coordination committee meeting. Situated in the highlands of Espaillat Province - situated two hours north of the capital city of Santo Domingo and one hour south of the north coast city of Puerto Plata – visitors will find Jamao al Norte, a beautiful spot where the visitor will come in direct contact with the province’s particular flora and fauna. The Jamao Eco Tours project is an initiative launched by the citizens of eight surrounding communities, and the goal is to provide the visitor a complete and safe tour of this exceptionally beautiful region. The tour company currently offers six specific tours, rural lodgings, transportation, meals and beverages, all managed by 70 local families who have come together to offer their friendliness and hospitality. The tours are for the visitor who loves the outdoors and is looking for something more than the beautiful local beaches the Dominican Republic offers. However, there are also tours for those who want to relax, come in direct contact with the beauty of the region and the climate of the Caribbean in general. One of the most popular tours is kayaking, done on the Yasica River. The tours are organized depending on the level of kayaking experience the visitor may have. There are tours for the beginners, but also for the experts. It is also the perfect tour for a family outing, although children under five cannot participate. 8

OTHER TOURS: 1. Cañón de Arroyo Frío (Six-hour canoeing tour): The tour will take the visitor through 18 waterfalls and 60 crystal-clear lagoons. The tour begins way before the visitors reach the river, when they board 4 x 4 vehicles to truly enjoy the rugged terrain up ahead.

2. Cola de Pato (Five-hour canoeing tour): A beauty crystal-clear lagoon, with three beautiful surrounding waterfalls.

Once at the site, visitors will put on the required clothing and equipment in order to guarantee the utmost security. The experienced tour guides will give the necessary training for an enjoyable and safe excursion.

3. Hongo Mágico (Four-hour rappel tour): The tour takes the visitor to a river canyon, where the descent is done through the rappel system, consisting of gliding through a zipline system.

The five-kilometer kayak tour is carried out in pairs. The crystal-clear waters of the Yasica River will lead the visitors through turquoise-colored waters and white-water rapids. In other areas of the river, visitors may actually take a refreshing dip in the beautiful river.

4. Sendero los Tinajones (Three-hour hiking tour): Visitors will visit a region filled with local traditions, natural pools and waterfalls. Beautiful handcrafts sold in the area is also an important attraction.

During the three-hour tour, with four stops along the way, the visitor will enjoy their experience both in and out of the water. Refreshments are provided, and there is time for swimming in the river and photographing the surrounding scenery. Professional guides will accompany each group of visitors. It is important to follow their instructions at all times. At the end of the tour, the group will hike through a short trail where they will take in the majestic beauty of the region. At the end of the hike, they will be met by one of the participating families in their homes for a rich Dominican lunch.

HOTEL FRANCHISES:

A SUCCESSFUL BUSINESS MODEL AT THE INTERNATIONAL LEVEL AND IN THE DOMINICAN REPUBLIC During the past year we have noticed how U.S. hotel franchises have expanded in the Dominican Republic. This positive expansion has opened the way for new national investors in the tourism industry. It is a process that we had foreseen some five years ago when we observed the increase in the arrival of tourists and the healthy growth of a hotel sector that was becoming more competitive and professional with the passage of time. The competitiveness of the Dominican market has intensified with the presence in the country of international and prestigious Spanish, Canadian and U.S. hotel chains (AMResorts). The majority of these hotel groups have other businesses integrated into their operations such as tour operators, hotels and, in some cases, air transportation. The first successful group of international hotel groups that settled in the Dominican Republic consisted of American entrepreneurs. The

difference was the Law on Tourism Incentive – Law No. 153, dated 1971. In the beginning of the 1980s, with an important amount of national capital involved, the first Sheraton hotels were built in Santo Domingo, the country’s capital city. Soon after, the Holiday Inn group also settled in the D.R. followed by the Radisson hotel group in Playa Dorada, in the north coast city of Puerto Plata. An important step taken in Santo Domingo was the complete refurbishing of one of the capital city’s most important iconic hotels, the Jaragua Hotel, owned by the Dominican State. The hotel was leased to a U.S. company that eventually passed it on to the Renaissance franchise. A second important wave came a few years later when the city of Santo Domingo, and nearby towns, began to build important hotels such as Quality Inn, Hotel Hilton, Holiday Inn, JWMarriott, Marriott, Hampton, Embassy Suites, and Radisson. The majority of these hotels belonged to foreign investors.

In the country’s southeast region, specifically in Punta Cana, important franchises such as Four Points by Sheraton and Westin, with Dominican private investment, successfully opened for operation. An interesting note was the decision made by the local Viva Resorts group to establish an agreement with the Wyndham group to introduce a new brand: Viva Wyndham Resorts. Today, there are important hotel projects currently being planned, all supported by Dominican entrepreneurs and foreign investors. These projects are being mainly projected in Santo Domingo, Santiago – the country’s second largest city – Punta Cana and Puerto Plata. All are actively negotiating franchises with renowned international groups, mainly with U.S. capital. An interesting fact is that most of these projects are being supported by entrepreneurs who have never been involved in the tourism sector, or at least in the Dominican hotel industry.

WHY THIS SUDDEN INTEREST? Beginning in the 1990s, national investment in the hotel industry almost disappeared. Important exceptions were the Punta Cana Group, Amhsa Marina and Coral Hotels. These three groups made their presence in some of the country’s most important beach resorts. The Hodelpa Group, which aside from beach hotels, decided to also venture into the urban areas. This occurred at the same time that the tourism sector continued to grow, contributing greatly to the capital needed to get their projects started. The cost of land and the importance of building quality structures that could compete with established international hotels that were going up in cities and seaside resorts, was a permanent challenge. For new investors with little experience in the hotel development industry, the franchise model was the perfect solution to learn the “know-how” of the business and the added value of having their projects aligned with brands known for their quality in the international tourism industry. In the model used for hotel franchises, the franchiser does not build the hotel. Rather, it passes on to the interested investor the license to use its brands. Also, the new hotel is immediately incorporated into the group’s marketing, reservation and quality systems. This business model offers the franchisee the advantage of positioning itself in a more visible position in the international market place. At the same time, it greatly facilitates the management of the operations and business, providing facilities for the acquisition of products, reservations systems, personnel training, just to mention but a few. The large U.S. hotel chains, such as Marriott, Hyatt and Hilton, are betting on the country’s franchise system, thus successfully positio-

ning themselves in this new business environment. Currently, the Dominican Republic does not have the necessary legislation regarding franchises. The closest legal instrument it has is Law 173-66, approved in 1966. The Law on Protection of Marketing and Product Agents must be updated in order to bring it up to date to the dynamic Dominican economy. A hotel franchise contract must include sound labor and fiscal regulations, intellectual rights protection, and consumer rights protection. Also, due to the constant evolution of technology, the new contracts must include the technology that will transfer and protect consumers, such as their personal data information, among other issues. The great hotel chains have detailed catalogues that define the characteristics of their specific brands and the management of the franchise because, above all, they must protect their brands from bad publicity. In order to guarantee the success of the characteristics of this specific business model, the process of due diligence must be carried out before the contract is actually signed. The success of this investigation will depend on the business itself. However, it is impor-

tant that the investigation be meticulously carried out in order to avoid any surprises along the way, since the business venture that will be carried out will work much like a “marriage” between businesses. During the negotiation process, the interested parties must be supported by a sound legal team that understands everything there is to know about franchises and the hotel industry. New destinations have been recently introduced to Blue Diamond Resorts’ ever-expanding portfolio including Barbados, Grenada, Costa Rica and Tobago. “At Blue Diamond Resorts, we take an innovative approach to differentiating brands under each market’s unique demands.” This is how Jordi Pelfort, defines this chain. “This innovative focus, he says, “drives us to present differential characteristics at each hotel we open. Not all the hotels are alike, and we make efforts to offer new experiences to our guests.” “For instance, at CHIC Punta Cana in the Dominican Republic,” says Pelfort, “we offer the CHIC Mansion, an exclusive, six-bedroom house big enough to host twelve guests. SANTIAGO DE LOS CABALLEROS Santiago is the country’s second largest city and is known as the Dominican Republic’s culture capital. Also known as the City of Hearts, Santiago is not only rich in Dominican national history, but it is also the perfect destination for an active nightlife which includes excellent national and international restaurants. The city’s iconic Monument to the Heroes of the Restoration was built by dictator Rafael Trujillo in 1944 to honor the centennial of the Dominican War of Independence. “El Monumento” is situated on a hill in downtown Santiago, with views of the city and surrounding mountains. BAYAHIBE This beachfront town, once an idyllic fishing village, has become a true gem of the Caribbean. CUEVA FUN FUN Situated in the northeast province of Hato Mayor, the Cueva Fun Fun (Fun Fun Cave) is situated on the southeast edge of Los Haitises National Park, one of the country’s most important natural reserves. This particular excursion takes the visitor into a spectacular cave where they will descend into the cave by holding on to a rope that is fastened to the top of the slope. That’s where the fun begins. Horseback riding and a hike through the local trails is also part of the experience. The especial tour begins with a typical Dominican breakfast and a change of clothing. Soon after, a 30-minute horseback ride through the surrounding tropical forest – rich in wildlife and beautiful lush tropical flora - and then the spectacular entry into the cave or, as some would say, “to the center of the Earth.” Through the rappel system, visitors will drop approximately 1.7 kilometers down to an unimaginable world surrounded by the sounds of underwater rivers. Experts believe the cave was formed some 20 million years ago. The underground rivers are rich in fish and shrimp, along with other wildlife found only in these types of caves. NATURAL MONUMENT DAMAJAGUA WATERFALL (SALTOS DE LA DAMAJAGUA) This spectacular natural reserve is situated in the north coast municipality of Imbert, situated 10 kilometers south of the city of Puerto Plata. Named a natural reserve in 2004, access to the six-square kilometer park - home to the Damajagua River Basin - is done through the Puerto Plata-Santiago highway. A visit to the exceptionally beautiful reserve will expose the visitor to some of the country’s most exotic flora and fauna, such as turtles, the Hispaniola Boa, the local green snake, and many other kinds of benign species of reptiles. The reserve is also home to six specific species of amphibians, five of which are only found in the D.R., exotic birds, including migratory species that stop at the reserve on their way to other destinations. The reserve’s flora is rich in all kinds of local trees and flowers, such as mahogany, royal palm trees, and many others.

This particular activity is made for family fun. Everyone can enjoy gliding through the trees, from one tree platform to another, in a truly safe environment. There’s no better way to enjoy the beauty of the region and the mountains, than by ziplining.

But the park’s main attraction are its waterfalls – some as 13 meters tall - and 27 natural swimming pools. Visitors may visit all 27 natural swimming pools, always accompanied by trained guides, where they can swim, use the natural slides for a truly splashing entry into the pools.

Visitors may choose how far and high they want their ziplining experience to be. There are various levels of difficulty: some zipliners may simply enjoy a short ride from one tree platform to the other. RAFTING The mountain town of Jarabacoa, literally situated in the very center of the Dominican Republic, is home to the country’s and the Caribbean’s largest river, the Yaque del Norte. And it is in this river where dozens of visitors, national and international, travel to practice white-water rafting. The river initiates its journey in the Central Mountain Range, the tallest range in the Caribbean. It is 296 kilometers long, and travels through the most beautiful mountain scenery. Because of its altitude – 2,580 meters above sea level – the river waters are cool and can sometimes be truly cold. TOURING THE COLONIAL ZONE Santo Domingo’s Colonial Zone invites the national and international visitor to explore its historic and cultural-filled streets, lined with museums, churches, parks and stores. Prices may range from US$7 to US$10, depending on the number of passengers (up to four per unit). This system, very popular in Europe – especially in cities like Santorini, Lisbon and Copenhagen – is an excellent option to tour specific areas. Discovering the Colonial Zone on a horsedrawn carriage is a truly way of becoming familiar with Santo Domingo’s most historic neighborhood. The carriages feature the paintings of some of the Dominican Republic’s most important artists, such as Guillo Pérez, Elsa Nuñez, Amaya Salazar, Souci Pellerano, Jose Cestero, Mirna Guerrero and Candido Bido.
