Then, last year Posh Lifestyle raised the bar another notch with the opening of its dynamic new warehouse and showroom at Palm Cove. And now it has risen to newer heights with the inclusion of a dedicated home staging property stylist Jo Falkenstein, who is focusing solely on staging homes to improve their value when selling. “It’s common knowledge that the right presentation is vital when you’re selling a property, and Jo knows firsthand how to beautifully stage a property to increase its value,” Maggie said. “She is excellent at creating the perfect and unique look for each property.” Jo, who works closely with real estate agents and homeowners to vastly improve the look of properties for greater sales results, focuses on showcasing the home’s highlights as well as improving their overall looks and illustrating the home’s potential. Not only does she have an intrinsic flair for interior design, she constantly keeps up to date on all the latest trends. “I love interior design,” she said. “It’s something I’ve always been passionate about.” While Maggie is also an expert in home staging, working with Jo frees her up to focus on refurbishments of commercial and residential properties, resorts and restaurants as well as running the new showroom at Palm Cove, which is one of the city’s major suppliers of original furniture solutions from top national and international manufacturers. In 2010 the Queensland government applied a minimum 6 star energy efficiency rating to all new homes. They state that “a house’s energy efficiency (star rating) applies to the design of the ‘building shell’ - roof, walls, windows and floor. The building shell significantly influences the indoor comfort and energy efficiency performance of the dwelling”. This does not include other items like air conditioning, hot water systems, lighting and fridges. The star rating takes into account things like roof colour, roof pitch, wall materials, angles of window openings, orientation of the home in relation to prevailing breezes and shading from eaves. The higher star rating the more comfortable our homes are to live in and it also helps the home owners reduce some ongoing costs because it uses less energy for things like heating, cooling and lighting. A home that doesn’t need to turn the air conditioner on at the first sign of warm weather has got to be a winner! There are options to increase the star rating of your new home by adding or changing things like tinted windows, larger ceiling fans, higher rated roof insulation, wider eaves, minimising walls with direct sunlight, roof ventilation with roof and eave vents. The path of the sun changes throughout the year from
summer to winter and this also needs to be considered in the best design of your home. Much of this is included in ‘passive design’ principles and you should be ensuring that your builder is familiar with this. We have to be flexible with our design options because home designs that suit colder climates don’t always make the most of our tropical climate. This doesn’t have to cost a lot of $ and can be done in a cost effective way. You can also add solar heating and solar power (photo voltaic energy systems) to get extra credits and this will increase the overall sustainability of your home. Whether you have a rectangular shape, irregular shape, sloping site, bush or ocean front block of land, there is always a design to suit. So let’s make sure that our housing choices make the most of the land and suits the local climate. VIRTUAL Reality (VR) technology is allowing Allaro Homes revolutionise the buying experience for their clients, one pixel at a time. The firm, which has been involved in North Queensland’s building industry for more than 130 years, offers a state-of-theart VR experience for clients, showing them a detailed, 3D model of what their future home will look like. Allaro Homes business development manager Troy Cavallaro said the company had spent a considerable amount developing the technology over the last five years, which enables clients to literally walk through and around their future home. “We’ve had any number of positive client reactions from tears to laughter and disbelief. They can’t believe this is the house they’re going to have,” Troy said of the immersive VR experience. “You can’t explore the design of your future house any other way unless you build it. And if you find a mistake while building, that’s expensive to rectify.
“VR has completely changed the game.” Using a pair of HTC Vive VR goggles, powerful laptop and four cameras mounted in an upstairs room at Allaro Homes’ Cairns office, the technology had come a long way since the company first offered basic 3D models of homes. “Everybody caught up to that pretty quickly so we thought about what else we could do to help our clients. So we started doing 3D fly-throughs of homes and then we took another leap with stereoscopic, cinema-style 3D,” Troy explained. “Virtual Reality was the key, but there was just nothing out there at that time.” The quantum leap came when the company bought its first pair of Oculus Rift VR goggles in 2012. As the technology matured, Allaro has kept up and now clients are able to experience a far greater range of motion to walk in and around their future dream home. “Being able to take those few steps left and right, manoeuvre around the house and having the hand controllers, you can

teleport from one spot to another,” Troy said. “We’ll have a new version ready in a couple of months with a photo-realistic level of graphics.” Allaro has even developed its own VR software – BIMBAM – which benefited from a $100,000 State Government grant earlier this year. The grant allowed Troy to fully develop and now market and sell BIMBAM to architect and building design companies using Autodesk’s Revit software, in another massive step forward for Allaro Homes.
