It doesn’t feel like a year since last October, a lot has happened and a lot has stayed the same. A local election, a federal election, Advance Cairns, Aquis, 7 towers, Aquarium, boat ramps, visiting cruise liners, no patrol boats, JCU, CQU etc, etc. But even though a lot hasn’t changed the region seems to be starting to prosper, perhaps we realise there is no magic answer, perhaps the upturn is unstable. We deal with dozens of businesses, across all sectors and our feedback has reached a sea change of positivity. Whatever their reason there is an air of determination amongst those driving businesses and services to make things better and only we as a community can actually achieve that. That is without doubt good for all of us, a slow and purposeful growth breeds stability and confidence creating a foundation for our future. Embracing change is necessary, embracing each other, well that makes it all work out!

I’d prefer to see good management rather than culling. Removal of problem crocs in local rivers and on the beaches can easily be achieved by the appointment of ‘Croc Watchers’, a professional group of welltrained croc trappers and handlers who can quickly respond to any given situation. This happens in Florida where they have similar problems with crocs in public areas and has worked well for a number of years. The part-time hit-and-miss methods we
have employed in the past do not work and a more professional approach is badly needed. Once trapped crocs can be relocated to quieter areas further north or moved to local croc farms or wildlife parks. If an animal proves to be particularly dangerous, such as having threatened or attacked, then the decision may have to be made to shoot it. I doubt this would have to be a regular occurrence, but it is an option given any perceived danger to the public.

Crocs have become a hot topic recently and there’s a lot of information to get your head around. I’m torn between leaving them in their natural habitat and ensuring that we have a safe environment for everyone. Palm Cove is an iconic seaside village with an international audience. Personally I don’t have any hesitation swimming here and, as a hotel manager, it is crucial to me that it remains a safe place to swim.
The State Government apparently has a crocodile management plan. Let’s get that explained to the public fully and followthrough with it sensibly rather than a cull that conjures up thoughts of a gung-ho shooting spree.

“They’ve done extreme hunting in the ‘60s, ‘70s and ‘80s and the population did go down drastically then, and people weren’t having the problems they are at the moment where the crocs are swimming in familiar areas. It is true that nowadays the crocodiles are coming back and there are more incidents and attacks. The crocodiles’ habitats are increasing, and they’re an apex predator so the only limits to where they’ll be is how much prey and habit are available
and where that is. Salties especially tend to control their own areas, so what will happen is they’ll spread out and they’ll keep spreading out to fill out new territories if they’re not controlled in some ways. They may be found further and further south as global temperatures continue to rise. Whether a cull, capture and farming or placing more effort and into education and awareness is the best way to approach this, I’m not sure.”

EVEN DOGS HATE BARKING All dogs bark, but in some cases the barking may become a real neighbourhood nuisance, greatly reducing the quality of life for neighbours and increasing neighbourhood tension. Here’s some simple tips to help address your dog’s barking.

Regular exercise tires your dog physically and if you add some training activities to your walk, such as sit or drop at regular intervals,you will wear him out mentally as well.
Consider hiring a dog walker to walk your dog during the day or send your pet to doggy daycare.
A tired dog will not bark if it is resting or sleeping.
Dogs are pack animals and generally don’t like to be alone.
If your dog barks during the day, consider walking him in the morning before you leave for work
An alternative is to organise a dog “play date” with a friend’s dog so the two pets can entertain each other. Or if you are able, take your dog for a walk during your lunch break.

Give your dog a chew toy containing food just before you leave home. Or create a treasure hunt by hiding food around the yard rather than putting it all ina bowl.Your dog will spend ages trying to get to its breakast.
The most common form of anxiety is separation anxiety and occurs when you leave your dog alone.
Provide some toys, a meaty bone or some treats, such as a doggy ice block made by freezing a bone in a container filled with water.
Don’t make a fuss when you leave or return home. When you make a big deal of leaving or returning, it becomes a big deal for your pet.
You can also create a digging haven by burying treats. A clam shell pool filled with dirt or sand is great for this.
Try leaving the radio or tv on when you are out or leaving your dog in a small room, like a laundry, with some clothes or other items that have your scent on them.

If your dog is barking at every disturbance outside your yard, some of the following may assist: Block your dog’s view so he can’t see beyond the fence. Plastic sheeting attached to your fence could work. Secure your dog inside or in the back yard, away from distractions. Or den (crate) your dog in a comfortable but secure location. The den or crate becomes your dog’s “security blanket”. Be sure to follow the RSPCA recommendations.

The other day I drove around a corner into a side street and there, standing in the middle of the road, was a group of adults (and I use that term very loosely) staring intently at their smartphones. If it weren’t for my Jedi like reflexes and my car’s anti-lock braking system, the group would have joined the multitude of squished bugs and parts of the neighbours hedge stuck to my bumper. It seems I had inadvertently driven into a Pokémon Go hot zone. Created by the CEO of Ninantic Labs John Hanke (who is also credited with creating the software that eventually became Google Maps) after he obtained the rights from The Pokémon Company, the “augmented reality” game layers gameplay onto the physical world. Now bigger than Tinder, Facebook, Twitter and Snapchat, Pokèmon Go has an estimated 500 million users worldwide. Yet while the intention of the game is to be played while travelling on foot to unfamiliar places, the temptation to drive seems too alluring for some. When the game launched in Australia in July, it took less than a week for the official cause of a number of motor vehicle accidents to be attributed to the phenomenon, and prompted road authorities around the country to issue warnings to alert compulsive players to the dangers of playing while driving. “Don’t drive and Pokèmon” is being flashed on electronic signs throughout

Victoria, while in South Australia police remind users to remain alert at all times via a warning screen on smartphones. As people began to complain that their properties have inadvertently become “Pokèstops” (points of interest marked in a game) or “Gyms” (a designated area where players come together to battle their virtual creatures), it seems that “I’m sorry your honour, I was catching a Pokèmon” isn’t a get out of jail free card, with Queensland police advising that using the popular game is not a legal defense against trespass. Since it’s launch the Internet has been flooded with Pokèmon Go related injuries and deaths. In Japan (the home of Pokèmon), a lady was killed in a Pokèmon Go related car accident, while in the United States where the game was initially launched, users have been robbed, shot, stabbed and assaulted in pursuit of characters. While it’s hard to imagine that sort of thing happening here, we shouldn’t count our chickens (or Pokémon) before they’re hatched, with reports a Brisbane teenager broke her arm after falling from a tree in pursuit of Pokèmon. For me, the jury’s still out on the benefits of the game. Quite frankly, if you want to chase random characters around the neighbourhood for hours on end, come and see me. RICHARDSON “And though she be but little, she is fierce.” (Shakespeare) Short of stature maybe, but in truth there’s nothing diminutive about Jessie Richardson’s psyche. You may well be surprised what she has been through to attain her current status in life, now in her second consecutive term as Councillor for Division 8, Cairns Regional Council. On 25 July 1942, Townsville was bombed by Japanese raiders, not a well-known fact. Jessie was born in Gympie, after her mother and three brothers, along with a huge contingent of its population, were moved south, many into the Wide Bay/Burnett region. The family ended up in Middle Creek near Sarina, where they farmed cane until her mother and father separated. At the tender ag of three, Jessie, was sent away with her brothers to a children’s home in Walkerston, until the boys were old enough for boarding school. The children were then segregated, with Jessie ending up alone. “Eventually Mum ended up in Hughenden, and I went back there and attended school, but just six months later she sent me to Townsville. “I was scared and lonely, I cried myself to sleep every night. I had no family around me. My brothers had been sent away to boarding school too, but at least they were together,” says Jessie.

Her mother lacked the financial wherewithal to maintain Jessie’s schooling, so she was removed from school without completing her education. “I ended up many years later in Mt. Isa, working full time in a demanding administrative position for Ansett Pioneer. “I was determined to get ahead, so I went to TAFE and over the next two years I worked full time and studied concurrently, completing matriculation. I was very proud of myself,” says Jessie. Having been promoted to Manager at Ansett Pioneer, Jessie found herself managing eight male bus drivers. “In the early eighties, an all-male cast and one female at the top was not an enviable situation to be in. It was challenging but it worked. “From three bus services a week when I started with the company, we

went to operating seven a week by the time I left,” says Jessie. In the mid-1980s, Jessie and husband Peter left Mt Isa to travel to Atherton, where Jessie’s mother was recovering from heart surgery. “We operated her business until she was well enough to return, then bought The Burra Inn in Yungaburra in 1986. I had been trained as a cook, but I had to reinvent myself as a Chef. “It’s scary taking on your own business, stepping up with no relevant experience. I took it on the same way I approached standing for Councillor. Put one foot in front of the other and go for it. If you don’t take that first step, you won’t go anywhere,” says Jessie. The Burra Inn went on to win awards, and achieved recognition as the top restaurant in the Tablelands in the Lonely Planet Guide. “What I lacked in earlier education, I made up for in life experience. We all make mistakes; I’ve had to learn from them and move on,” says Jessie. “Tell me, I’ll forget; Teach me, I’ll remember; but involve me and I will learn,” Jessie adds, recalling the old proverb. Given her unenviable, very lonely childhood and lack of early education, Jessie’s penchant for recalling and heeding valuable adages has obviously served her and her constituents, very well.

As the dust settles on the Our Cairns survey, I have taken some time to digest the initial results and what residents have told us through this extensive consultative process which will provide input into Council’s new Corporate Plan. The results of the survey have confirmed the public’s support for the direction put forward by the Unity team at the March 2016 election, and cemented what we already knew in some areas – that the people of Cairns want to retain their relaxed tropical lifestyle; highly value our natural assets; want better public transport; believe we need a diverse economy; and support additional community infrastructure such as a rectangular stadium. Not surprisingly, support for a light rail system was very strong, with only 16% of the 6446 people who responded opposing the pursuit of light rail for Cairns, giving Council comfort to forge ahead to gather more information and determine a way forward. In the past few months, Council has learned more about light rail from a visit I undertook to the Sunshine Coast (who are marching forward with their light rail system) and a subsequent visit by their council to Cairns to speak to us about the journey they have undertaken to get light rail moving for their region. It is clear that Cairns needs transport solutions and as we head towards a projected population of 250,000 people by 2036, we need to start to plan how the city will deliver the transport needs of this increased population. The pursuit of a rectangular stadium for Cairns also received support in the survey, with only 21% opposing such a facility, but clearly the community are seeking more details about the cost, location and operating model of a stadium, with 35% of respondents choosing to vote neutral on this issue. More details will emerge as we develop a business case to determine whether

the facility is financially viable, and then determine an appropriate location close to the city. Meanwhile, as promised in the election, Council is pursuing the development of Cannon Park as a potential venue for concerts and public exhibitions, with the masterplan underway that will examine how this very under-utilised facility can be developed into a multi-purpose venue. The development of another entertainment venue will complement the new Munro Martin Parklands, and of course, the new Cairns Performing Arts Centre when it opens in 2018. It was indeed a pleasure recently to see the addition of another crane on the Cairns skyline when it arrived on the CPAC site which sits only a couple of blocks away from the site of the other crane in town at the site of the new Cairns Aquarium. Hopefully it will not be long until a third crane graces the skyline on the Cairns Esplanade as Rydges Tradewinds embark on a $20 million expansion of the existing hotel by some 60 rooms. The much-anticipated $550 million Nova City project in Spence Street is also poised for a start with the company launching its $1.8 million marketing campaign that will precede construction. Council will also continue to work with the State Government and proponents of the proposed $2 billion Aquis development at Yorkeys Knob to make this important project a reality. The future looks bright for Cairns and Council will do everything within its power to ensure the city continues to grow and prosper. Importantly, this must be done in conjunction with proper strategic planning to ensure that the lifestyle our residents embrace does not diminish with that future growth.

Water Week To celebrate National Water Week, Cairns Regional Council and the Cairns Botanic Gardens are holding a free workshop to share handy watering tips to local garden lovers to help them make their gardens thrive. Not only will the informal workshop share expert tips on different irrigation methods and systems, it will feature advice from the Botanic Gardens’ specialists who will tell you everything you need to know about the water and soil requirement of plants. In addition, they’ll introduce a free handy new plant app, Thrive, designed to show you exactly how much water your plants actually need so you’ll not only conserve water but you’ll avoid over or under watering your garden.
The two-hour workshop, from 10am to noon on Monday, October 17, is designed so people can come and go anytime and still gain the knowledge they need to have a flourishing garden. The Thrive app displays hundreds of local plants, trees and grasses and their water requirements during both the wet and dry seasons. By using the app, people will not only learn how to conserve water, they’ll also discover how to ensure each plant gets the exact amount of water they need to flourish. The workshop will also have a hands-on activity that demonstrates the water uses of different irrigation systems such as drip irrigations, standard sprinklers, 360 sprinklers and hand-held trigger nozzles to discover which is the most water efficient. National Water Week, October 16-22, is held across the country to help build community awareness and understanding of water issues. Michael Franti (Spearhead) has described her as a ‘bright light in the world with a vision that extends beyond the stage.’ Nattali Rize indeed has a bright vision; known around the world for her work fronting Australia’s favourite reggae group Blue King Brown, Rize is forging a fresh new path delivering high energy, thought-provoking and uplifting live performances. With a heavy reggae influence and a self-described universal sound, Rize is heading to Cairns in October with a formidable five-piece Jamaican/Australian band. Rize has been in and out of Jamaica for several years, performing and recording with some of the country’s most talented artists and producers, including Stephen Marley and Kingston’s drum and bass duo Notis. “Jamaica is a great place to create, collaborate and record,” Rize says. “It has such a conscious and creative energy. I go back there as often as possible…it’s another home on the other side of the planet.” Nattali’s show at Tanks Arts Centre on Friday 28th October will follow an impressive international tour leg, including spots in Germany, France and Switzerland. Her band consists of Jamaican and Australian musicians on drums, bass, keys and guitar; the guitarist is actually Blue King Brown’s very own Carlo Santone. “We just got back from four months of internationally touring,” Rize adds. “It’s been great, particularly because it’s such a new thing for an Australian artist to have a Jamaican band. It’s been really well received and we feel really blessed everywhere we go. We are really excited about building this sound here in Australia as there’s plenty of room for new era reggae and conscious music to come through this country. I hope to be able to open up the musical palette of people who are yet to really tune in. I also want to make it possible for other artists from Kingston to come here and meet with Australian reggae artists — we really want to build that bridge.” Apart from playing gigs and festival bills all over the world, Rize and her band have also been working on a full-length studio album. Most of the album’s instrumentation has been recorded in Jamaica with a few vocals and extra bits recorded back home in Australia. “We have a new album set for release in the first half of 2017 so most of our energy is going towards that,” she says. “The album is almost done; we are just finishing up a couple of the extra songs we’ve been inspired to write over the tour.” Although Rize has successfully forged her own solo career, she is still very much a part of Blue King Brown, the Australian reggae ensemble that has been hot on the roots scene since 2003/4. “Blue King Brown is such an important voice in Australia — we will always be there,” she says. The upcoming Tanks Arts Centre performance is a highlighted favourite in Nattali’s calendar — she has performed there several times in the past with Blue King Brown and has fond memories. “I am very excited about coming back to Tanks with my new project because there’s great support up there for all kinds of music, especially in the roots and reggae genre. So naturally I’m looking forward to returning and sharing some positive energy and frequencies with the whole Cairns music loving family” she says. YES CHEF PIÈRO DUELLO M A R I N A PA R A D I S O Growing up in Catania, Sicily, Pièro Duello would watch his Nonna making pasta every Sunday for her seven sons and five daughters and their families. “While were never allowed to touch anything in her kitchen, she taught us how to taste and experience food. She would say “My house, my food”,” laughs Pièro his thick Italian accent evident. Bringing his love of pasta to the kitchen at Marina Paradiso, Pièro believes his key to success has been in researching popular dishes around the region and combining them with traditional Italian food to make “a plate for the people”. Advising young apprentices coming through the ranks that being a chef is a hard job that involves long hours and night work, but if they have a passion and a love for it, it can be a beautifully rewarding life. “When people come and say “Chef this was amazing, it was the best pasta ever”, this is something nice to hear, no?” says Pièro.
LINGUINI ALLO SCOGLIO SERVES 4. Ingredients: 1kg of Linguini 4 Bugs 16 Prawns 16 Mussels 16 Clams Calamari Extra Virgin Olive Oil Garlic chopped Chilli to taste White Wine and/or Seafood Stock Tomato Paste teaspoon Method: In a frying pan, put a touch of oil, the chopped garlic and a small amount of chilli. Add the seafood and cook on gentle heat. When the seafood appears cooked, add a dash of white wine and seafood stock. In another pot cook the pasta (always al dente!). Add a touch of tomato sauce and season to taste before mixing in the linguini. Serve in a big bowl, with a touch of parsley. Best match is a nice fresh glass of Pinot Grigio. BUON APPETITO!

Well Cairns residents and visitors need look no further than Jafflehead in the Cairns CBD. Open since January this year, Jafflehead has been busy making a name for themselves on the local dining scene. Owner/operators Ben Duncan and his wife Ashe are delighted with how well their business has been accepted by the Cairns community. “I suppose it is a bit of an oddity in the food industry but we really wanted to do something that was different without sacrificing quality or value,” Ben said. The idea to open a café which sells a variety of delicious flavoured jaffles and range of fragrant coffees was one which came from the couples’ youth. “We thought there was a hole in the CBD market for delicious easy food that was affordable,” Ben said. “So we thought back to our childhood for what we used to do at home and came up with Jaffles.” Growing up, jaffles were an iconic “leftovers” creation that nearly every kid was familiar with. Ben and Ashe have kept true to this and feature jaffles made with savoury mince, beef brisket, spaghetti and pulled pork. “We wanted to keep it traditional and these days it can be hard to find something that hasn’t been done to death,” Ben said. The new Cairns family moved north from Melbourne looking for a better lifestyle for their family. “We love Cairns, it’s a big change in climate and culture for us but my brother lives here so we had visited the area previously.” Jafflehead has been a huge success helped greatly by their friendly staff and quality products. “We have a small staff whose job it is to make sure everyone who comes here leaves happy,” he said. “We make everything in-house including our baked hams and sauces. We buy local products wherever possible including our breads.” Their formula for success seems to be working for them. “We have a lot of regulars who support us and we also offer a delivery service in the CBD which has been popular with businesses in the industrial area.” “At the same time we are also popular with the tourists although we have spent a lot of time explaining to some of them just what jaffles are,” Ben joked.

I’ve lost count of the number of times I’ve stood in front of my wardrobe wondering how it is that in a closet full of clothes I have absolutely nothing to wear. Whether it be that my body shape has changed over the years, or my practical, everyday garments don’t exactly fill me with joy, it’s hard to muster excitement about getting dressed. When I relay this predicament to stylist Pip Addison, I find that it is a common occurrence. As a busy mother of three, forty-year-old Addison understands the demands that come with family life, and the desire to find personal style. Originally from Melbourne, Addison has over twenty years experience in the fashion industry. Through her company Modern Style, she has worked as a stylist for many magazines in Cairns, as well as styling for fashion parades and events in the region CairnsLife 28 Magazine
“One on one styling is my love. It’s my passion and what I enjoy the most. I want people to feel good about themselves, seeing the best in them, and knowing that everybody can look and feel great,” she says. While Addison’s personal style is influenced by social media fashion bloggers and fashion houses such as Alex Perry and J’Aton, she is equally at home in the chain stores Bardot, Witchery and Country Road. As one half of the Cairns Central Resident Stylist team, Addison consults with clients in the deluxe styling room at Cairns Central, where she takes the time to discover her client’s personality, lifestyle and budget, before accompanying them on a personalised shopping trip through the centre. “It’s about reading a person and making them comfortable, but also making sure they have a great time,” she says.

Joining Addison as a Cairns Central Resident Stylist and on this month’s cover of CairnsLife Magazine is local public relations guru Pip Miller. With a background in media and public relations, Miller has styled for national magazines such as Mode and Harpers Bazaar, and for the past twenty-two years has been at the helm of her company Pip Miller PR. Describing herself as a creative personality, Miller feels that her role as a resident stylist is not about dictating her style onto someone else, but rather giving them the confidence and guidance to find what works for them. “Styling can make all the difference to somebody’s self esteem. A lot of the women I see are very similar in that they’ve had children and they’ve lost their way, or they may have lost weight, or work in an environment where they wear a uniform on a daily basis so when it comes to dressing up on the weekend they have no idea what to do,” she says. According to Miller, determining what her clients want to achieve helps her open the door to a new and enjoyable journey for all involved, and by working in tandem with store managers throughout the centre, her clients receive excellent service and attention. Miller also offers a home styling service through Cairns Central, and both Miller and Addison have recently added men’s styling to their services. Approaching her fiftieth birthday, Miller cites style icons such as Elle McPherson and Kate Moss as her inspiration due to their ability to carry a youthful flare with a nuanced street edge into their forties and fifties. “I’m very much drawn to styles that are different and quirky. It might be the colour, it might be the print, but it’s often not expected. I don’t like
to be safe when it comes to my own personal style. I’d rather break from convention and show my personality and creativity,” says Miller, looking effortlessly chic in bold black and white stripe Daniel Avakian suit. Both Addison and Miller agree that when it comes to looking good you don’t have to spend a lot of money. By mixing and matching good designer pieces with staple throw away items from chain and department stores you can enhance the look and appeal of your wardrobe. Of course when it comes to their own closets there are some things that the Resident Stylists cannot live without. “Definitely my nude heels, and my engagement and wedding rings. And dresses -plural. I’m a dress queen,” laughs Addison. “For me it’s probably my One Teaspoon ripped denim jeans and my Fiorina turquoise drop earrings. And I’ve got a pair of Country Road animal print Mary Jane’s with a pointed heel and toe. They’re probably two or three seasons old but I just love them,” adds Miller. “I have worked around the world and met a lot of people and worked with a lot of other hairdressers,” she said. “I think working with people from all over the world has improved my hairdressing skills enormously.” Saskia also keeps up-to-date on the latest trends, products and techniques by attending expos and training sessions and happily shares that knowledge with clients. She also offers free consultations to clients who are looking for a change. “If a client feels like they are stuck in a rut having had the same hairstyle for awhile, I will offer my advice on what would look great on them, but I don’t push them,” she said. “Some clients stick with exactly the same hair style they’re used to and are happy with that, which is great. Education There’s nothing better than having one of the best Catholic schools in your area to send your children to for a high-quality education - unless, of course, you have the choice of two. Such is the case for residents in Edmonton and surrounding areas. Thanks to the dynamic new MacKillop Catholic College at Mount Peter, which will grow to full Prep to Year 12 status in the coming years, and the long-standing and highlyrespected St Therese’s School at Bentley Park, Edmonton locals are spoiled for choice when it comes to where to send their children for a quality education. MacKillop Catholic College opened its doors at the start of 2016 offering Prep to Year 3 classes, with future plans to cater for an anticipated 1500 students from Prep through to Year 12. St Therese’s has enormous popularity and a strong reputation as the only Catholic school in the area for over 85years. While its origins link back to 1929, when it opened in Edmonton as Edmonton Convent School, the school was renamed to St Therese’s in 1965 before it relocated to its current position at Bentley Park in 1995, where it has continued to grow to meet demand. While both Catholic schools provide a quality academic education they also focus on developing their students intellectually, spiritually, physically, morally and emotionally. said Catholic Education Services Executive Director Bill Dixon. “Our schools are faith-based, affordable and welcoming to all who value the explicit goals and educational qualities that Catholic schools are known for.” MacKillop Catholic College The $5.7 million first stage of MacKillop opened this year with 86 students in Prep to Year 3 and has grown to 96 with 150 students expected next year. It opened in response to demand in the Cairns southern grown corridor and when completed, the school will be multi-stream and is expected to have enrolments of more than 1500 students. For some, secondary at MacKillop can’t come soon enough with enrolment pressure being felt at all the Catholic secondary colleges in the Cairns area. “Our college will grow quite quickly and it’s very likely that from 2018 onwards our college will grow by minimum of 150 students every year,” founding Principal Luke Reed said. “We have a lovely family spirit in our community now and we want to ensure this ‘family feel’ remains central to the student experience in our college. “One very important lesson for us so far in the school year has been how helpful it is to establish community and a sense of safety and belonging for students. And that’s what seems to have occurred; it has been a fantastic start.” Mr Reed, who has a long list of academic and professional credentials, was principal of Mount St Bernard College and CES Education Officer of Faith & Religious Education Secondary before being named the college’s first principal. While he is thrilled to be the founding principal of a new school, he also is mindful of the great importance of sharing the Catholic faith.
“I’m very excited but also very aware of the responsibility to ensure that the school is an authentic Catholic school,” he said. “We have a responsibility to use the gifts we have been provided by God to help young people. We want to give them a solid foundation.” St Therese’s School From a start of just 30 students in 1929, today St Therese’s School, Bentley Park has approximately 670 students in years Prep to Year 6, led by new principal David Adam-Jones, who joined the school in Term 3 this year. The school is proud of its rich history and its modern facilities and for providing a holistic and quality education to all students. “St Therese’s is just a fantastic school,” Mr Adam-Jones said. “Staff are outreaching, inclusive and caring, like a big family. What I find unique at St Therese’s is the fact that parents come up and say hello and introduce themselves, and the kids want to know me. And they laugh - they want to have fun, and they like my jokes! “I think schools need to ensure students have fun as well as learn. When students are joyful, happy and engaged, they learn.” Mr Adam-Jones, an experienced primary school educator of more than 25 years and former president of the Catholic Primary Principal Association for two years, has 14 years’ experience as principal in the Toowoomba and Wagga Wagga Dioceses. “This term I’ve just been getting to know the students and their families,” he said. “My vision is to enhance the learning that’s already happening here. “Catholic schools have a 2000-yearold history of Christianity and those Christian values are embedded in what all our Catholic schools do.”

Preparing people to front the media in good and bad situations is something I do as part of my daily work with clients. Having worked with everyone from seasoned professionals through to amateurs over the past 16 years, when it comes to media the truth is no-one is alone with the nerves or self doubt that are associated with it. Here are some helpful tips to get you better prepared for your next media opportunity.

Television It’s amazing how many people buckle when it comes to interviews. Whether it be TV, Radio or Print, many people seem to become self conscious and start to stumble over words. If you’ve ever been interviewed, I’m sure you would agree that television interviews or live radio interviews are the most daunting. The fact that you’re every word is being recorded is off putting to say the least, but there are a number of measures you can take to ensure the exercise is made that little bit easier to cope with. 1. Record your own voice and start getting used to hearing it. 2. If time permits, try and strike up conversation with the interviewer before the interview commences, it will make you feel more comfortable. 3. Try not to “um and ah” – it’s something we all do when we’re nervous, but be conscious of not saying it too much. 4. Be prepared and know what you’re talking about. 5. Think of short, snappy answers that get your message across. 6. Take the time to make sure you’re looking presentable before appearing on camera. 7. Stand still and don’t fidget when involved in a TV interview as it will distract from what you’re saying.

Radio 1. No-one can see what you’re doing when you’re being interviewed on radio, so if having your notes in front of you makes you feel more comfortable, than do so. 2. Don’t speak too close to the mouth piece of the phone if it’s a phone interview, as your voice can start to crackle. 3. If you’re speaking in a studio on a microphone, don’t speak too close to it as your voice may “pop”. Print 1. With print interviews you can have your notes in front of you. 2. Try and be descriptive in what you’re saying, as newspapers don’t have the benefit of moving pictures or sound – the words not only need to tell the story, but they need to create distinctive images in people’s minds when they’re reading it. With all media interviews the number one rule is to try to be yourself, as you will come across more natural. When doing media interviews, bear in mind that the journalist or interviewer is so used to carrying out interviews with various talent, that they will often forget about how nervous you are feeling. It’s up to you to be fully prepared by the time the interview takes place, and if you aren’t, don’t go through with the interview. It’s better to take an extra five to ten minutes to gather your thoughts, than to go in trying to wing it and end up crashing and burning. The aim of all interviews is just to have an open and honest discussion with one another. As hard as it may be, try to forget that it’s a media interview and just speak as if you were talking to a friend or colleague.

There are a number of questions I ask my clients, especially when we are meeting for the first time. One question is “How do you recruit new people into your business?” and “What recruitment challenges do you have?” I find that most clients will have the same challenges no matter what industry they are in.

I then ask what their recruitment strategy is. Most business will not have one. They will have a business plan, a plan for growth and a plan for expansion yet rarely a plan for recruitment.

I cannot stress enough how important it is that you have a recruitment strategy in place. The methods of attracting the ‘right’ people to your business have changed exponentially in the past few years. People are not just looking for a job; they want a career with a company that they believe in. They want longevity (that’s at least 3-5 years nowadays!) and they want a work/life balance. It isn’t always about the salary (but they still want to be paid a competitive remuneration package).
• We can’t seem to find people quickly enough • There is a shortage of skilled and experienced people • It’s costing us too much money to recruit people
How do you put a recruitment strategy in place? If possible, do this with your HR manager or preferred Recruiter. They do this on a daily basis and know the industry and most importantly, they know your business. Research This is the first step in creating a successful recruitment strategy. • Historical: Create a report of your current recruitment function including the cost and time associated with it. List (at least) the past ten hires – how long each recruitment process took, the calibre of the successful candidate, the total direct and indirect cost and what sourcing method(s) was/were used. From this review draw conclusions about what’s working and what’s not working as well as you would like? • Talent pool: Who is in it? How large is it? Where is it? What are their motivators (money, work/life, new location, etc. ...)? • Attraction: What are you doing now? What’s working? What’s not working as well? What else can you do to attract employees? What is your retention rate? Are you an employer of choice? Future planning Plan out where you want to be in a year. Is expansion on the cards? Include the following: • Pipeline: Do you need to start mapping out potential new employees? • Advertising: How are you going to attract these people? • Internal: Do you have people internally that are trained and ready to move into these new roles?
• Competitors: What are they doing or what might they do to impact the market for the same candidates you are seeking to hire? Measurables Finally, you need to cost out this strategy and what benefits you expect to be delivered during this time period. For example: • The cost per hire • Are there savings you can make? • How quickly do you wish to engage people? • What size and type of talent you wish to see in your talent pools? Companies that are reactive rather than proactive will recruit in a hurry and frequently will employ the wrong person because they are desperate to just ‘fill the job’. I graciously refuse to work with clients who need a new employee ‘yesterday’. I will, however, work with them to map their talent pool and attract the right people into their business. If you want any success in your recruitment process you must have a recruitment strategy in place. It will save you money and improve the quality of the people you employ, trust me. Do you have a Self Managed Super Fund (SMSF)? Is it causing you more headaches than it’s worth? I have come across quite a few retirees of late that have decided that after many years of having a SMSF they have reached a point in their life where they don’t want the hassles associated with effectively running another business. An investment portfolio can be time consuming to manage, especially if it involves real estate and managing tenants. For some, there comes a time when they just want to relax and enjoy their retirement. For those people who are at this point in their life, there are other options available to you. Due to recently introduced legislation, only qualified financial planners can provide this advice for you now. So if you have a SMSF, make sure you engage with a qualified financial planner that is experienced and someone that you trust and feel comfortable with. A financial planner is just as important as your accountant and your lawyer. Make sure you choose wisely and make sure that all your key advisors are in communication with one another and achieving maximum returns and tax minimisation for you.

Once here in Australia if student visa holders are eligible they may extend their stay in Australia for reasons such as further study, graduation, a holiday, work or even apply for permanent migration. The Temporary Graduate Visa (Subclass 485) is one popular temporary option available to international students. The Temporary Graduate Visa allows international students to live and work in Australia temporarily after they have finished their studies. The visa class has two streams: the Graduate Work Stream and the Post-Study Work Stream. The Graduate Work Stream is designed for graduates with an eligible qualification, including those from the Vocational Education and Training (VET) sector, who graduate with skills and qualifications that relate to an occupation that is considered to be in demand in the Australian labour market. Applicants must have an occupation on the Skilled Occupations List (SOL) to be eligible. The Post-Study Work Stream is designed for overseas students who graduate with a higher education degree from an Australian education provider, regardless of their field of study. This stream is available only to applicants who applied and had their first student visa granted
to them after 5 November 2011. The length of the Temporary Graduate Visa depends on the stream in which the student applies under. If applying under the Graduate Work Stream a visa is issued for 18 months. If applying under the Post Study Work Stream the visa is issued from two years to four years in length and is determined by the qualification level. Completion of a bachelor, honours, or masters by coursework attracts a 2 year visa, masters degree by research attracts a three year visa and lastly a doctoral degree attracts a four year visa. To be eligible, Temporary Graduate Visa main applicants must meet one of the above stream requirements, be under 50 years of age, be in Australia, hold an eligible visa, have at least competent English language ability and meet a two year study requirement in the last six months. Visa applicants, including any accompanying family members, must also meet health and character requirements as well as hold private health insurance. When approved the Temporary Graduate Visa holder has unlimited work, study and travel rights and eligible family members can also be included in the application.

HO HO NO YOU DON’T: CHRISTMAS PARTY WOES AND GOES FOR BUSINESS
The holiday period is a joyous occasion; meeting up with family and friends, the celebration of the year just passed and looking forward to good times ahead. For employers and employees, this is a short period of respite from their usual work commitments, in which time can be spent with loved ones and indulging in some ‘holiday cheer’. What that also means is that the office Christmas party is just around the corner. While innocuously designed to show employees their employer’s appreciation for a year’s hard work, it can have irrevocable consequences for businesses and staff alike. The more relaxed atmosphere of the work Christmas party, coupled with easy access to alcohol, can lead people to say things they perhaps would only normally think, and act in ways that they normally wouldn’t act in front of their colleagues. These factors can result in Christmas parties being a potential hotbed of risk for employers, if they are found vicariously liable for any employee misconduct. In simple terms, vicarious liability means that an employer is legally responsible for the conduct of a worker in the course of their employment. This legal responsibility extends to conduct - not only in the regular work environment, but also at work-related events such as seminars, conferences, functions … and, you guessed it, Christmas parties! So how does your business balance this difficult situation? And how can you ensure that your Christmas party, while rewarding employees for their effort, remains a safe environment for participants? The courts have determined that to avoid being liable for an employee’s misconduct, among other things, it must be shown that: a) The business has taken all reasonable steps to prevent the conduct; and b) The business has demonstrated a commitment to ensuring the health and safety of all those involved. Here are some obvious reminders that can help toward making New Year a time for celebration, not litigation!
Do’s: • On the Lead up to the Christmas party, remind staff that it’s a work event and that responsible and respectful behaviour is required by all attendees and that this extends to any plus ones. • Make sure staff are reminded and aware of the relevant workplace policies (health and safety, anti-discrimination, sexual harassment and social media), and that they also to apply for the Christmas party. • Clearly advise staff of when the party starts and finishes and that any after party celebrations after the party finishing time is at their own initiative and can’t be endorsed by the business. • Make staff are reminded to dress appropriately, especially if there is a theme or fancy dress. • Ensure that the venue has been appropriately assessed for any risk. That there is provision for responsible service including food. • If alcohol is being served at the event, provide travel alternatives, such as taxi, bus or access to reliable transport, so employees to get home safely. • If your workplace celebrates the giving of Secret Santa or presents, remind staff that the gifts should not be offensive and be appropriate. Don’ts: • Drink to excess; this can include implementing an unlimited bar tab, drinking games or going ‘drink-for-drink’ with a colleagues. • Post anything inappropriate on social media; you can be held accountable for anything that is posted by party-goers. • Knowingly allow an intoxicated employee or spouse to drive home. • Dismiss any post-party complaint or issue. Each potential matter needs to be dealt with effectively and in line with your company’s usual dispute resolution process as if were a complaint generated in the usual lace of work. If there is something in particular that should be taken from these do’s and don’ts, it is that employers should plan ahead, take precautions and be prepared for anything. Have a safe and enjoyable end to the year and looking forward to starting 2017 in good fashion and not looking for a new job, new staff – or worse, in court.

Italia’s motor makers have shrugged off strikes, communism and financial armageddon, they even survived that bit in the eighties where freehand was banned from design studios and everyone had to use a ruler. Italian cars had beauty, grace, power – free revving, gut wrenching torque which played beautiful mechanical tunes right up until the moment your door fell off or a piston came the through the bonnet. I had a friend who bought a Lancia Delta: it was amazing, it was beautiful (although perhaps a little square), it had a turbo and so much torque it left bits of Pirelli at almost every single set of` traffic lights. But it was rusty - it was delivered rusty from new. I myself succumbed and bought an X-19. It was little and had the all the characteristics of an angry wedge of cheese. The exhaust note was like a trombone farting, it accelerated so quickly it redistributed the contents of the ashtray into the lap of any passenger. It was great until rust ate he bodywork and the engine broke free of it’s mountings. That was Italian motoring for the masses: mad, fun and ultimately dangerous. However, Italy had failed to make a midsize sports/ luxury sedan that could compete. Although Alfa had been creating a sweeping emotion in tin for each new generation, even this halted with the demise of

stunning 159 in 2011. It was then no surprise when last year heralded the announcement made of the new Giulia. Handsome as only Italian cars can be, although looking a little like a flash forward from the 159, it has been completely re-engineered from the ground up. ALLROUNDER GARY AND LOUISE BUGEJA BOTH GREW UP IN THE CAIRNS AREA, AND APART FROM A BRIEF (10 MONTHS!) MOVE TO THE MINES IN EMERALD, THEY HAVE ALWAYS LIVED AND WORKED IN OUR BEAUTIFUL REGION. Shortly after finishing his trade apprenticeship at Westco Motors, Gary struck out on his own. He started a mobile mechanic business which quickly grew busy enough that they made the decision to become business partners and open their first service centre, Kuranda Automotive. Louise took on the office work and accounts while Gary honed his trade. Their reputation for reliably providing affordable quality work, grew to the point where they were invited to open and run the newly purpose-built RACQ Approved Service Centre at Koah Roadhouse. Continuing the pattern of moving to ever smaller towns, they took an opportunity in Mt Molloy to run the 24 hour service station and RACQ Emergency service. This was a very busy period for the couple, especially once they had small children! Their daughter Tiana (now 16 years old) and son Tye (14 years old) were born while they lived in the small community. But Louise laughs as she remembers the exact moment she realised that Mt Molloy was just too small was, “When there was a celebration for the 216th resident!”.

Breasts. Every woman has them and every young girl wants them. When we’re young, we look forward to the day that we can wear our first bra. We delight in going shopping and trying-on “big girls” clothes and actively look for ways to show off our new assets. We take it for granted that our breasts will always be there, even though we sometimes curse them when they get in the way of things like sports. Then as we get older our attention shifts and for those of us entering motherhood, their purpose takes on a whole new meaning. After a while, things may not look like they used to and we actively search for ways to keep our breasts looking young. We still delight in going shopping mind you! Albeit with different motivations for the bras we choose to buy. With all of this focus on how our breasts look, we may not always pay attention to how they feel. And because our breasts change shape as we age, breast health and breast awareness can be a real source of confusion. Especially when it comes to knowing what’s ‘normal’ and knowing what to look for if you’re not quite feeling right.

With so much health information coming at you every day, it can be difficult to know what to pay attention to, so we often choose to ignore health messages and symptoms that appear over time. This leads us to one of the motivations behind Breast Cancer Awareness Month. Aside from having an excuse to go pink, it’s a reason to stop and pay attention to the health of your breasts and to take time to understand the symptoms to look for in relation to detecting any potential cancer. Being Breast Aware is important for women of all ages, particularly if there’s a history of breast cancer in your family. According to the McGrath Foundation, breast cancer is rated as the most common form of cancer
diagnosed in Australian women. However, it’s also a disease that can affect men. While 1 in 8 Australian women will be diagnosed with breast cancer before the age of 85, 100 Australian men are also diagnosed with breast cancer every year . In response to these alarming statistics, from the age of 40, screening mammography is recommended as early detection of breast cancer leads to a full recovery in 89% of cases. However, it’s important to know that breast cancer is no longer age specific with women increasingly being diagnosed with cancer in their 20s and 30s . So regardless of your age and your family history, it’s a good idea to start monitoring your breast health early. If anything changes you can then act straight away. What are these signs and symptoms that you should look for? Cancer Australia identifies them as follows : • a new lump or lumpiness, especially if it’s only in one breast • a change in the size or shape of your breast • a change to the nipple, such as crusting, ulcer, redness or inversion • a nipple discharge that occurs without squeezing • a change in the skin of your breast such as redness or dimpling • an unusual pain that doesn’t go away. If you see or feel any of these symptoms, book an appointment with your Doctor to talk through all of your concerns and options. Finding cancer early means more treatment choices are available, and understanding risk factors helps you understand what you can and can’t influence day-to-day. Be Breast Aware this October. IMAGINE DOING THIS AND NO LEAKS, NO PADS! It is not normal for women to leak! It should not be accepted as “getting older” or “it happens to everyone”, “it’s part of being a girl”. It is disappointing to read, hear and see that in a number of media areas that the answer to urinary leakage or incontinence is to wear pads or nappies when many can be cured or significantly helped by the correct treatment. Incontinence is more common in females than males and this is for obvious reasons. The sphincter muscle that controls the bladder is not as strong, the bladder may have a tendency to “drop down” and there may be damage to the pelvic floor in childbirth. Stress urinary incontinence occurs with sudden increases in abdominal pressure such as cough, laugh, sneeze, exercise or even during sex! Urge incontinence is when a person is unable to suppress the need to pass urine and there is leakage before getting to the toilet. “When you have to go, you have to go!” Sometimes the whole bladder may empty. There can be many reasons for this. There may be infection present, sensitivity to caffeine or alcohol, some medications cause it, occasionally a small capacity bladder may develop, diabetes affects it and sometimes a person may have arthritis which prevents getting there quickly. Some people develop a combination of both urge and stress incontinence. The most common form is stress incontinence and this can be treated with a quick, day surgery
procedure which involves injecting a substance like “a filler” for cosmetic enhancement of the lips but is done inside with a “telescope” at the opening of the bladder. This is rather like putting a new washer in a tap. Of course first of all, maintaining a healthy body weight is important as the pressure of abdominal fat on a bladder will reduce its ability to fill and hold urine. Reducing caffeine containing drinks and alcohol may be helpful as well as maintaining a healthy, regular bowel habit. Pelvic floor exercises should be learned and practised and timed toileting for urgency (holding on for a few minutes when the urge starts) can be assisted by physiotherapy including pilates and core muscle exercises. Sometimes medications may be prescribed to reduce the “irritability” of the bladder also. a Occasionally, a “repair” where the bladder is lifted back to the correct position and fixed in place or a “sling” may be inserted at the bladder opening to create a “kink” to stop leakage. This is often heard as a high pitched sound and may disappear after some hours but it is a symptom that some damage has occurred. RESPONSE ONCOLOGY HOLISTIC CANCER TREATMENT
Being treated for cancer is one of the most traumatic experiences a person can go through, but thanks to Response Oncology the journey is made so much easier for Cairns residents. Opening earlier this year, Response Oncology has raised the bar in treating cancer sufferers, thanks to three locallybased oncologists and a team of compassionate and helpful nursing and support staff. All three respected oncologists – Dr Ariyanto Pramana, Dr Luke McGhee and Dr Ritwik Pandey – live in Cairns, work at Response Oncology and are also consulting oncologists at the Liz Plummer Cancer Centre. “Cancer treatments can be quite intimidating for patients, and it is reassuring for them to know that our oncologists are right here in Cairns” said practice manager Darcy Inglis. Dr Pramana and Dr McGhee are radiation oncologists and Dr Pandey specialises in medical oncology. The three are highly educated and experienced, are focused on providing medical services that rival any of those found in larger cities and have all made Cairns their home. Dr Pramana, who earned his medical degree with honours at the University of New South Wales, has particular interest in genitourinary, breast, lung, gastrointestinal, skin and gynaecological cancers. He also has a special interest in stereotactic radiotherapy delivery in lung and genitourinary malignancies. Dr McGhee completed his medical training at University of Queensland, graduating with an MBBS (Hons). He is an active member of the European Society for Radiotherapy and Oncology (ESTRO), has a particular interest in
urogenital malignancies and is also a lecturer at James Cook University Medical School. Dr Pandey completed his MBBS in 1999, Internal Medicine post-graduation studies in 2002 and sub-speciality training in Medical Oncology in 2006 in India. Since he completed his MBBS, he has gained hands-on training in tumour immunology and immunotherapy and the cancer vaccine program of Karolinska University in Stockholm in Sweden. To add to the holistic service provided by Response Oncology, a dedicated oncology nurse, Barb Kelly, and an experienced social worker, Carol-Ann Silson, are also part of the team. Both provide support and advice to patients and their families, helping them deal with the emotions and distress that can sometimes follow a diagnosis. Response Oncology presently do not charge an out-of-pocket expense for any treatments. The only fees are for specialist consultations, which, with a referral, are partially refunded through a Medicare rebate. “Having a cancer is difficult enough, that is why we avoid having further expenses incurred while patients are trying to get through the treatment,” Mr Inglis added. “We try and make the process as easy as possible.”

Nick and Annika Kelly spent two idyllic years sailing all over the Pacific (with their then teenage sons), as well as starting and building a successful fishing charter company on the Sunshine Coast, with Nick clocking in over 35 years of commercial marine experience. It could almost be a hereditary career, considering that his father and brother were (and 2 out of their 3 sons are) also in the industry! Nick’s parents had one of the first fishing charter businesses in the Whitsundays, and his brother ran Cairns Fishing Charters prior to Nick and Annika purchasing the business two years ago and rebranding as Cairns Reef Fishing. The change of name was just the beginning; they have since completed a total revamp and refit of their smaller boat “Blue Whaler”, and are planning the same for “Aqua Cat”. Their eldest son, Dan, works with them as a skipper and explains “We’re really big on training crew to respect marine life, teaching them how to dispatch fish quickly and humanely, catch and release the undersize fish, as well as treat for barotrauma.” They participate in research protocols with the Department of Primary Industries (Fisheries) most recently on a Spanish Mackerel program.

GSL is an approved provider for the Queensland Department of Communities, Child Safety and Disability Services and a panel provider for Helping Children With Autism and Better Start with the Department of Social Services. Its aim is to help children and young people with a disability to live in a safe and nurturing home, attend school to improve their learning and enjoy being part of the community. “We work with children, young people and their families to give children in our community the very best start in life,” said GSL director Lyndsey Kotsch, an experienced teacher and occupational therapist with a Masters degree specialising in special educational needs. One of GSL’s services, Host Provider, which plays a vital role in connecting families to local services and resources, has recently started a new online service to help families budget and keep track of their funds. This service is designed to prepare families for the new National Disability Insurance Scheme (NDIS), which is due to roll out in Cairns in 2018. The NDIS is a new reform designed to assist people with a disability and their family decide the best services for them and enables them to have a choice and control over the support they receive.
GSL’s new online service aims to assist families to plan and use their funding, in a direction that best serves their needs. “Our new secure online service is designed to helps families think about how to use their funding to help them achieve their goals and their plans,” Lyndsey said. “It’s a way for them to have all the information in one place and helps them to feel confident that they can plan forward and make the right choices in caring for their child in the best possible way, achieving everything they want for their child.” Since 2011, GSL has been providing a large range of services that families of children with disability can access to help them be part of the community, gain employment and learn to live independently if wanted. “We have a teenage group learning life skills, we have a house to teach independent living skills for young people who want to move out and we have a range of services that families can also access,” Lyndsey said. GSL offers an individual boutique-style service customised to each client. “Each child, young person, young adult and family have unique circumstances and personal priorities around their needs and wants,” Lyndsey said. “We base a service response around some of our existing programs or offer a custom-designed program and work to find a service solution that is unique to specific needs.”

She has moved her office to Mayers St, but is now available by appointment only as the demand for her skills at refurbishing, redecorating and outfitting apartments, resorts, private residences, holiday units and investment properties continues to grow. After Jenny’s first container of furniture arrived from Asia 20 years ago, it didn’t take long for customers to recognise her flair for sourcing the most unique and captivating furniture and furnishings. She opened her Stratford retail shop a year later as demand for her furniture was growing. “We started with just a third of the building and grew over time,” Jenny said. “By early 2000 we had taken over the whole

building and I was doing more and more design work. I have loved meeting so many people - I can’t tell you how many friends I have ended up with after meeting them in our shop or working with them on their refurbishment or remodelling.” Even though Jenny’s focus is now on domestic and commercial projects, she is still sourcing all the top design furnishings, fabrics and furniture from leading manufacturers in Australia and overseas including sofas, lunges, bedroom furniture, dining suites, artwork, lighting, carpets and living room furniture for her clients. Jenny and her daughter Cassie, who has worked alongside her for 10 years, will continue to be experts on fabric selection, helping source the best for indoor and outdoor curtains, bedspreads, cushions and covers and custom make items to client’s specifications. “We have hundreds of different fabric designs from a number of different leading companies,” she said. “We have been working for years with some of them, like Warwick Fabrics, an extremely well-known and popular company, and all our sewing is done locally.” While Jenny designs and outfits for major resort and apartment projects, including Mandalay Luxury Apartments, Oasis, Peppers, Mantra Inlet and Heritage PortSea in Port Douglas and Tropic Towers Apartments and City View Villas in Cairns, and focuses on commercial projects, she is not giving up her passion for remodelling and redecorating individual homes. “Even though I’m busy with commercial work, I love working with people and helping them redecorate or refurbish their homes, and that’s not going to change.” she said.

So you’ve made the decision to build your new home. How do you know what is included and what is not included? It can be extremely confusing trying to work it out when you don’t understand what it all means. Some builders will include a lot more than others as standard and this will vary from off the plan building , project building to more custom designed homes. Some builders don’t include things that I call essentials like a water meter, concrete to patios and/or porch, premium paints, termite treatment, suitable site works, maybe even a survey set out of your home. Sometimes there might be unrealistic allowances so that your final contract value appears lower than it will actually turn out to be. Just about anything related to your new home construction can be included; or you may prefer to perform some works yourself. If so, then this can also be excluded from your contract price and this allows you to tailor your home to your meet your requirements and budget. It is a good idea to have your contract’s allowances checked by someone in the industry to ensure they are fair and reasonable estimations. The best thing about building a new home is that you get to choose what you want and most builders can change to suit your requests. Usually, builders will get better pricing than the general public so it’s good to include these things in the building contract. The building contract, whether it be Queensland Master Builders, Housing
Industry Association or Queensland Building and Construction Commission, provides for any scope of works to be included. They require a specification and drawings, whether preliminary or full working drawings, to be included as relevant documents and also provide for PS and PC items to be detailed. The industry stipulates that any information provided should be in writing. Even if you see something on site that you want to change you will need to go back to the builder and they will provide a variation to the contract to reflect your requested changes. If there is a cost involved then the builder can price this up and include it on the variation. This may extend the construction period if more work is involved. Read through all the information carefully. If you are not sure whether something is included as requested then ask the builder to explain what it means or if it has changed. It is ultimately the owners’ responsibility to make sure everything they are expecting to be included is in writing, so that there is no misunderstanding during the construction process. Verbal discussion is not enough to change something in your building contract. I’d love to have the opportunity to answer any further questions you may have about building your new home.
