Myth #3: What Will be Built and Where?

Have you ever wondered why there are so many industrial buildings on Loop 303 or along Bullard Avenue south of the I-10? Or why there are so many restaurants along Estrella Parkway? Areas in the city are zoned for certain types of activity, ensuring that land uses are compatible with each other. It would be awkward and frustrating for everyone if a popular fast food restaurant was built in a neighborhood or to see a house wedged between two retail stores. Proper zoning makes sure that doesn’t happen.

The city of Goodyear works with residents to approve the city’s General Plan every 10 years to determine what the zoning should be in future areas of the city. Zones in Goodyear can be industrial, business and commerce, neighborhood, scenic neighborhood, agriculture and open space.

Once the land use is zoned, the city does not have much say in what is built within a zone as long as it meets the land use criteria. The business chooses whether to come to Goodyear and picks the specific location they want in the city.

Did You Know?

Goodyear owns very little land in the city. Most of it is owned by property owners who are holding the property until it is ripe for development. Even the farmland you see is owned by developers and just leased to the farmers until it develops.
