HELLO AND WELCOME TO THE march edition of THE CM21 CONNECTION Have you noticed that the mornings and afternoons are slowly getting lighter? I’m up at the crack of dawn to drive my husband to the station and it is such a pleasure to see a chink of daylight first thing and know that spring is on its way. It won’t be long before I’ll be watching the sunrise on my journey back home - what a glorious way to start the day! On that note, a timely reminder. Don’t forget the clocks will spring forward an hour at 1am Sunday 29th March. But before that, another date for your diary Sunday 15th Mothering Sunday! As a mum, I think the biggest gift to give and receive is your time - it costs nothing but means everything! A huge thank you to PCSO Leon De Bruyn for his inaugural contribution to the magazine for our Policing our Community page (yey!). Very grateful to you - thank you! Air Cadets what did you do last weekend?

The answer for many 13-18 year olds will likely involve copious amounts of screen watching and not much of any value. But it doesn’t have to be that way. If you, your children or someone you know is in Year 8 or above at school, they could benefit from the wealth of activities offered by the Air Cadets. Wouldn’t you rather spend your weekends flying, gliding, shooting, hiking, playing sports, earning qualifications, learning to play an instrument, camping, and so much more? 309 (Sawbridgeworth) Squadron has been providing young people with these kinds of experiences for over 30 years, so if the answer to all of those activities was a resounding yes, then make sure you come down to 309 (Sawbridgeworth) Squadron Air Cadets on Sunday 1st March, 10am – 12pm, for our Open Day. This will be a great opportunity to meet the cadets and staff of 309, and experience some of the activities that the Air Cadets have to offer. Forget about any pre-conceptions you might have, because the Air Cadets is not just about

wearing a uniform or preparing you for military service. Only a small percentage of our cadets actually go on to join the Armed Forces, and for those that do the Air Cadets has given them a solid foundation on which to build. But for those that don’t, the Air Cadets has still provided them with not only fun and memorable experiences, but also vital life-skills; leadership, management, discipline and communication to name but a few. So no matter what career a young person wants to pursue, the Air Cadets will undoubtedly help, and the vast array of activities and experiences our cadets are involved in make for some enduringly memorable teenage years. At 309 (Sawbridgeworth) Squadron ATC, we’ve given over 450 cadets over the last 30 years, the pastime of a lifetime. Now it’s your turn to get involved. Annual railway exhibiton Second annual exhibition in sawbridgeworth

Our first annual Sawbridgeworth Model Railway Exhibition in 2014, was a great success, with over 600 visitors and raising over £1000 for the Sawbridgeworth Memorial Hall. Following on from last years success, the 2nd Annual Sawbridgeworth Model Railway Exhibition will be held again at (and to raise funds for) the Sawbridgeworth Memorial Hall, and will take place on Saturday 14th March, 2015, from 10:30 until 16:30.

Sawbridgeworth May Fayre Council for Voluntary Service (CVS)

The CVS Charity (Council for Voluntary Service) will be organising the annual May Fayre on ‘Fair Green’ on Sunday 3rd May 2015, from 12-4. The Town’s historic charter has allowed Sawbridgeworth to hold this village event over the last six hundred years, which makes it very special. Last year we donated £50 to the Congregational Church Street Pastor Scheme, £150 to Self Help for the visually handicapped and £200 to Great St Mary’s Church restoration fund.

property column estate agents contracts made simple What should I look for in an estate agency contract? With so many estate agents in Bishop’s Stortford, it can be hard to know what to look for in an agent let alone in their contract. Although contracts sound scary and full of pitfalls, if you know what to look out for you can make sure that you ‘re happy signing a contract and that you instruct the best Bishop’s Stortford based agent for you!

Sole Agency - This is usually the best option for you and your agent, it’s exactly the same as a sole selling rights contract except you don’t have to pay the agent if you find your own buyer from another source.

So what do you need to be wary of?

Multi-agency - Again, much the same as the above but you can use as many agents as you like and only pay the one that manages to sell your property for you. Be cautious though as some agents charge higher fees to be in a multiagency contract and being seen several times listed with different agents on Rightmove can be a disadvantage.

Percentage rates and VAT - On lots of estate agent contracts, particularly in Bishops Stortford, you may just see the percentage fee you will be required to pay, now while this may well be correct not all agents include VAT within the percentage that they quote you. Tie-ins and notice periods - Most agents will have a tie-in period of between 6 to 8 weeks to give them a chance to sell your property before you consider changing agents, however some agencies have been known to have tie-in periods for between 12 and 20 weeks so make sure you read the fine print. Also remember to check the notice period your agency has stipulated because if you are unhappy and wish to change agents you may have to give them a certain period of notice, for example, 2 to 4 weeks. Types of contract - Make sure you really know what you’re signing up for when it comes to your agency contract. There are 4 different kinds: Sole Selling Rights - This means that the agents in question are the only ones allowed to sell your home for you within the given tie-in period AND you have to pay them even if you find your own buyer. Not ideal.

Ready, willing and able purchaser - Avoid this one at all costs! This sort of contract means that you have to pay the agent for finding you a buyer even if you decide not to sell or take your property off of the market for a while! Future Liability - Be careful to read the contract carefully for this. Future liability means that if you stop listing with an agent but then sell your property through someone else a few months later, the original agent can get in touch and demand pay if they “introduced” you to the buyer first. This can happen at any time, even years after you terminated your original contract. There certainly can be pitfalls with some estate agency contracts, but if you pick the right agent, know what you need to be wary of and you read the documents carefully you should be well on your way to a successful sale.

RECIPE OF THE MONTH

LOOK WHAT’S COOKING Smoked Haddock Kedgeree 350g smoked haddock fillet 4 large eggs 1 tbsp sunflower oil 1 small onion, peeled and finely chopped 1 garlic clove, peeled and crushed � tsp ground coriander � tsp ground turmeric 1 tsp mild curry powder 300g easy-cook basmati rice 3tbsp fresh chopped coriander

Just a few ingredients are needed to make this simple rice dish but it’s full of flavour! It’s ideal for a quick and easy supper or filling weekend brunch served with crusty bread or warmed mini naan breads, if liked.

1. Place the haddock in a large pan, cover with plenty of cold water and bring to the boil. Reduce the heat to a simmer and cook for 5-6 minutes until the fish just flakes. Boil the eggs in a small pan of water for 7-8 minutes. 2. Remove the fish with a slotted spoon and flake the flesh discarding any skin and bones. Strain the cooking liquid into a jug – you’ll need about 600ml so top up with water if needed. Run the boiled eggs under cold water until cool enough to handle. Remove the shells and cut into wedges. Set aside. 3. Heat the oil in a large deep frying pan and fry the onion and garlic over a medium heat for 5-6 minutes until softened. Stir in the spices and cook for 1 minute then add the basmati rice and cook, stirring, for 1 minute. Gradually pour in the reserved stock and bring to the boil. 4. Reduce the heat and simmer for about 15 minutes or until the rice is tender and most of the liquid has been absorbed, stirring occasionally. Gently stir in the flaked haddock, eggs and coriander and heat through for 1 minute. Season to taste with salt and freshly ground black pepper. Serve immediately. TIPS: Add a large handful of baby spinach leaves or some fried mushrooms just before the end of cooking to make this dish more substantial

I have recently moved across from patrolling Bishop’s Stortford Town Centre as a PCSO for the past 8 years and have begun to work with PCSO Paul Weston in Sawbridgeworth. Paul has worked in Sawbridgeworth for the past 3-4 years and we have both held the position of PCSO for the past 10 years. We are currently promoting Neighbourhood Watch and OWL throughout the residential areas of Sawbridgeworth to help send messages of interest out to the community. By being a member of Neighbourhood Watch and OWL also gives us the opportunity to remind people how to stay safe and what actions to take to prevent becoming a victim of crime. We have had a great response to this in some of our areas but would like to do more.

We are urging people to contact us to find out more about it and to get signed up! Paul and I are also focusing on the youth culture of Sawbridgeworth and are pleased to report that last year’s Halloween and Fireworks nights passed by with very few issues. This is always a promising sign as we keen to see youngsters enjoy this time of year without causing danger to themselves or others in the process. Please Remember!
