What makes a unique space? Is it the integrity of architecture, unusual objects and decor, or perhaps one extraordinary detail that defines an entire room? Is there a formula or recipe to follow, like baking cookies? Two parts color, mixed together with texture, creates the perfect harmony? Finding a weekend rental in Vail is not difficult. There are a dozen companies with hundreds of properties to offer at shortterm rates. Landing a comfortable place to rent for a season — or for several years — is a different story. Not many local businesses specialize in long-term rentals in addition to detailed home care and maintenance, but the valley is home to one such one-stop shop.

If you’ve left a car there, the manager will make sure snow tires are on it for your winter visit. “We’ll make sure every detail is perfect,” Savin says. “We’ll make sure the house is winterized, that the heating service in driveway is done. Everything will be immaculately clean and the pillows will be plumped.” As for long-term rentals, Bold’s offerings range from small studios in Vail to trophy homes in Cordillera. “We definitely have the largest pool of long-term rentals in the valley,” Savin says. “The advantage of coming to us is that we have the inventory, and we’re the first spot people check for what’s available.” All long-term tenants are screened and credit-checked. The demographic is expansive, but is mostly comprised of young professionals new to the valley who need a

clean, comfortable place to rent while they’re shopping for something to buy. “I’d say the average tenant lives in our units for threeand-a-half years,” Savin says. “They are good, stable tenants. A lot of our seasonal renters are Denver folks who come up frequently and want to have a home here. Occasionally we’ll get a family from elsewhere that wants a place to store their stuff because they’ll be out here for six to 10 weeks.” For property owners wanting to rent long-term, Bold Solutions strives to eliminate unnecessary worry. “We do background checks, call references. We photograph the unit periodically to make sure it hasn’t been changed or damaged,” Savin says. “We’ll be the rent collector. We’ll take care of all the accounting and replace appliances if necessary. We provide home owners and tenants a nice, seamless system.”

But some people put up with the hot and cold syndrome: When they first jump under the covers, they’re cold from the chill of winter nights, then, once they warm up within low quality sheets and comforters, they overheat. And so the nightly dance begins, one that involves madly

kicking off covers, then grasping for them with cold hands. Quality sheets and comforters can make the difference between a good night’s sleep and a restless night’s one. But finding quality linens isn’t just a matter of looking for the highest thread count or fill power; in fact, these buzz words have become marketing ploys meant to sell consumers low quality bedding through

numbers that mean little to nothing. Finding true quality comes from knowing manufacturers and understanding what characteristics contribute to mediocre vs. luxury bedding.

Not by the numbers

Some consumers think that a high thread count number printed on a package will result in silky sheets, but as it turns out, there are many

more factors, including how fine the yarn is and how the manufacturer cleans and finishes the yarn. High-quality manufacturers brush out short staples, which results in not only silkiness but also durability and a lack of lint. Reputable companies use a longer, single ply of yarn and avoid a double or triple twisted ply, the latter of which can artificially increase the thread count and result

Renata Rusinova, owner of Renata’s Linens in Edwards, purchases thread counts in the range of 310 to 600, and she ensures the sheets are made from long staple Egyptian cotton yarn woven into single ply. She avoids 1,000 thread counts, only because it results in a denser, less breathable sheet. However, a high quality, 1,000-thread count can feel very luxurious; it simply depends on the manufacturer. “There are so many companies that aren’t putting out good products,” said Amy Joersz, manager of The Linen Kist in Vail/Beaver Creek, adding that if you want a good night’s sleep, go with a reputable company.

Wood fibers

When green living became all the rage, consumers began paying attention to bamboo fabrics. For some, the idea of wood netting such a soft product seemed foreign, but as it turns out, bamboo isn’t the only wood fiber Europeans have been sleeping with. Rusinova likes both bamboo and beechwood, while Joersz prefers aspen to beechwood, partially because we live among aspens. Bamboo is the least expensive of the three materials, and it offers a silky feel while regulating body temperature well — plus it’s antimicrobial. But, budget aside, Rusinova 24

would choose beechwood over bamboo any night; the fabric is lighter and feels “almost like the finest silk,” she said. “It’s like sleeping in Heaven. Once you go that route, you never go back.” However, some of the best bamboo sheets (king size) cost $225-$500, while beechwood and aspen sheet sets run about $1,400-$1,500.

Finding the best comforter

Some people think they are allergic to down comforters, but it’s really the low quality they’re allergic to — cheap comforters contain feathers rather than down, and manufacturers often use heavy chemicals to treat the filler material. Rusinova allows her customers to return down pillows and comforters, and of the people who’ve claimed they’re allergic to down, no one has returned a single product in the 14 years she has owned her store, she said. Down is pricier because it comes from under the wings of geese, and it’s a lot of work to

pluck, Rusinova said. The comforters are usually imported from countries like Poland, Austria and Hungary and come with high fill power. Joersz likes the company Scandia, which washes its down nearly a dozen times and offers at least 650 fill power. But, again, numbers can mislead. Rusinova suggests a simple rule: “The lighter, the fuller, the better.” The best quality comforters have “absolutely no weight but have loft,” she said.

Trends

The most important thing, beyond quality, is that bedding makes you feel happy, and trends can only go so far to field pleasure. But, if you want to follow trends, you might be glad to know that 10-15 pillows piled over duvet covers are no longer the norm; about four will do. And, speaking of duvet covers,

more and more people desire lighter weight washables, following the higher-end hotel look. In terms of color, the Vail Valley has always attracted rich colors like reds, oranges, golds and greens, since these colors contribute to the warmth of a room. However, Joersz is seeing more serene colors, like blues, come into play, as well as neutrals. People have always leaned toward white or off-white sheets, but the monochromatic scheme seems to be more popular in duvet covers as well. But when it really comes down to it, bedding is an intimate choice, whether it’s related to budget or style. “It shouldn’t be driven by trends,” Rusinova said, “but rather be a reflection of one’s lifestyle.” Hopefully, a lifestyle that doesn’t run hot and cold.

Cathy Cohn, owner of Vail-based Cellar Consulting, said one of the biggest benefits to having a home cellar is the ability to age wine. She explains that although you can buy older or library wines in the open market, it can

be extremely expensive, and the quality and storage of those wines can be questionable. “Another great reason is simply so that you can store hard-to-get wines — the Sine Qua Nons, First Growth Bordeaux and DRCs (Domaine de la Romanée-Conti) of the world — that might not be available for purchase on a regular basis,” Cohn says. “Having your own wine room

or cellar also insures that those wines are going to be stored at the correct temperature and humidity levels, which is absolutely integral to the preservation of not only collectable wines, but all wines.” Dibben explains that beyond a fun hobby or pure passion, collecting wine in your own home is truly an investment opportunity. “I know people who have bought wines in the ‘70s, ‘80s, ‘90s and early 2000s, and some of those wines are worth three times, or even tenfold, what they originally were,” says Dibben.

“When you are sitting around with friends, or even strangers, and enjoying wine together, you already have that in common. What a great place to begin for ultimate enjoyment and hospitality.”

Quality Control

Cohn gives five recommendations for starting and maintaining an in-home wine cellar space: 1. Temperature and humidity control is an absolute must. Wines (red, white and Champagne), need to be kept at a stable temperature — right around 55 degrees Fahrenheit — and with a humidity level around 70 percent, which will keep corks from drying out. Also, keeping wine on its side allows the wine to keep in contact with the cork, which also helps to keep it moist. 2. Keep everything organized and easy to find with a binning system, even in a smaller closet-style cellar. Dibben says a rule of thumb is to

first arrange by whites and reds, then to divide by country and subdivide by region or varietal. He says some people organize by country, weight, and how they might pair the wines with food. 3. People should generally work with a variety of racking sizes. Cohn says you’d be surprised by how many people don’t realize the variety of sizes and shapes that wine bottles come in, until after their oversized pinot noir bottles are delivered and they don’t fit in the prescribed spaces. In addition, she

says, it’s nice to have space for large-format bottles and also sometimes drawers for wooden boxes. 4. Keep a good, up-to-date cellar tracking program that is frequently updated. There are software packages available, as well as online resources like Cellar Tracker. Cohn says tracking should be kept up on a monthly or quarterly basis. 5. Direct light and heat can negatively effect wines, so keep dim to dark lighting in the space for long-term storage.

He says that if you want wines to properly age, they need to be properly stored. “If you buy the right wines and you are smart with storage, then you do create a good possibility of getting a return on your investment,” Dibben explains. At Home in the Master Suite Think a door on the bathroom is a given? Not when you’re creating a master suite – where the bedroom and bathroom merge into a relaxing retreat.

Miss Manners might tell you it’s rude not to close the bathroom door before slipping into a bubble bath for a long soak. But in this case, her well-meaning advice would be a tad behind the times. Doors and walls are no longer a given when it comes to the dividing line between the bedroom and bathroom. In some homes, these two spaces are merging to create the perfect spot to unwind after a long day at work. The new master suite brings spa features home – and right into the bedroom. So let’s get back to that hot bath. After adjusting to the water, you could have a conversation with your spouse as he or she watches TV in bed. No shouting required. Don’t feel like talking? Just tune into your favorite show on the TV near the tub. If this sounds like a vacation at an upscale resort, there’s good reason. “The hospitality industry is having a huge influence on what people want in their personal bathrooms,” says Alan Hilsabeck Jr., a designer at Premier Kitchens & Baths, Dallas. “People will say, ‘I just got back from the W Hotel and I want my master suite to mimic what I saw.’” This means waving goodbye to the lonely showerhead and featureless tub. While amenities vary

as widely as tastes and budgets, a typical master suite includes an oversized shower, fancy tub, and his and hers vanities. Addons range from morning kitchens and workout rooms to seating areas with upholstered furniture. Often, the shower is big enough for two, and there’s a wide range of choices for water delivery, including dual showerheads, hand showers, overhead rainfall heads or a full-body spray. “There might be six nozzles shooting out at you from different heights,” says Lori Carroll, an interior designer at Lori Carroll and Associates, Tucson, Ariz. “It’s kind of like a car wash.” When it comes to tubs, there’s a trend toward bubbler models over whirlpool versions. The former can be more relaxing with warm air bubbles that rise from the bottom of the tub, creating a more calming experience than powerful jets. For the visually inclined, there are chromatherapy tubs with soothing, colorful lights built-in to brighten up the water. Bathers can choose their favorite hue or let the tub automatically cycle through a rainbow of choices. While spa and luxury features are one of the strongest trends in bathrooms, there’s more of a mixed response to open floor

plans. Hilsabeck says homeowners who fully embrace the concept might use the tub or vanities as the transition between bedroom and bath. The shower typically offers partial privacy while the toilet resides behind a partition or in its own small room. “I would definitely say there’s less modesty for the society as a whole,” he says. “Look at the entertainment industry. What used to be R is PG-13.” In some cases, however, there’s still a need for seclusion. Holly Rickert, a designer with

Ulrich in Ridgewood, N.J., says one factor is a couple’s age. Families with young children, for example, may want to stick with a door in order to create much-needed private space. Luckily, it’s not an all or nothing proposition. In some cases, there’s simply an open passageway between the bedroom and bathroom. Other homeowners opt for half-walls or even French doors with frosted glass. “Visually you’re disconnected, but there’s still light transfer,” Rickert says about the latter option.

But the twist for the master bath is we also need privacy.” DeChant says what people are asking for in a master bath isn’t drastically different from what they wanted a decade ago, but priorities have changed a bit. Here’s what his clients want in their master bathrooms these days: 1. The ability to step outside to an adjacent terrace, possibly with an outdoor shower. 2. Multiple showerheads, as well as steam. 3. Jetted tubs or direct access to a private outside hot tub. 4. Showers with linear drains and no curbs. 5. Bathroom fixtures arranged like furniture. 6. Semi-separate areas for husband and wife, especially toilet compartments; sometimes two entirely distinct master baths. 7. A bath that communicates directly with dressing area and closets, and arranged to allow for bath/dressing activities without returning through the bedroom.

Then there are more specialized touches. Schrage has seen homeowners add meditation or relaxation rooms, separate makeup areas and even enclosed showers that double as steam rooms. For the fitness minded, a small workout room with a maximum of three or four pieces of equipment can be incorporated. Those who want sustenance without trekking across the house add morning kitchens, with coffee makers, small refrigerators and sometimes even another small sink. Think you may need an upgrade of your own? Before you start buying fixtures, Hilsabeck says it’s important to make sure your house can handle the water needs of those new products. A plumber or designer can make sure you’ve got the pipes and water pressure necessary to handle special tub and shower features. His other advice: Choose a design professional who specializes in bathrooms. They’ll have a better handle on what’s available and know how to solve any bathroom-specific challenges. He also recommends heading to your designer’s office with pictures from your favorite home-design magazines in hand. They’ll give the designer a good feel for your style and preferences – and you’ll be happier with the finished product. © CTW Features

Good for buyers and sellers Q3 Vail Valley real estate data shows strong improvements in 2013 and gives positive outlook for 2014

I

If you have been following the changes in the Vail Valley’s real estate market over the last few years, you have no doubt recognized that the resorts and surrounding areas have been exhibiting signs of a recovering market. The Vail Board of REALTORS® (VBR), the area’s REALTOR membership organization, tracks monthly and quarterly data on 13 crucial data points and overlays each reporting period over the previous year’s and previous month’s data to help paint an accurate picture of market trends for its members and their clients. VBR’s October 2013 Monthly Indicators Report, which also serves as Q3’s Quarterly Indicators Report, contains data that

further inspires confidence in area REALTORS ®, VBR board members and will surely help direct the decisions of both buyers and sellers as the area marks the beginning of a new ski season and ushers out 2013. In short, the report’s executive summary states that, “This year has been spectacular for residential real estate.” “For me, the biggest takeaway from this most recent report is a marked increase in consumer confidence,” says Onie Bolduc, local REALTOR® and Chairman Elect of VBR’s board of directors. “I am positive about our valley-wide real estate market and the area’s future. The report only solidifies opinions and philosophies that I’ve maintained for some time;

foremost is the belief that the Vail Valley is an extremely desirable place to own a primary residence or ancillary home. That desirability stands the test of time. People want to be here and that creates value in our real estate market.” In October of 2013, New Listings were up 31.3 percent for single family/duplex homes. There was, however, an 11.9 percent decrease in new listings qualified as townhouse-condo properties. Pending sales decreased by roughly 39 percent for single family/duplex homes and roughly 18 percent for townhome-condo properties. “Clearly our biggest challenge right now is in inventories,” adds Bolduc. “In recent history it was

the willingness to lend and the speed which lenders could close on a mortgage. We’ve seen that speed up from what was roughly 60 days to close a year ago to about 45 days to close today. In some cases even more quickly.” Bolduc attributes the shorter timelines for closing as one of the key reasons why closings were actually down in October of 2013 when viewed year over year with October 2012. “October has traditionally always been a slower month in our real estate market,” he says. “October 2012 saw a higher number of closings than this October because homes that went under contract in August were taking about two months to close. This

Bolduc believes that this is a good indicator of an increasingly healthy market and further points to a rise in consumer and lender confidence. “Well priced homes are staying on the market for less time and there is less competition from properties of similar types. Additionally, more and more sellers are realizing that they can list their homes for comfortable prices and in some cases make a profit. That’s the good news for sellers. The good news for buyers is that interest rates are still low today, though the National Association of REALTORS®

Front doors are getting larger and more spacious.

Vicki Glotzer, design director at WORTH HOME in Vail, Colorado, recommends creating balance in your home, even amidst the more contemporary and unique elements. “Dramatic statements must be thoughtfully paired with more subtle details in order to create a balanced and harmonious space,” says Glotzer. Light Up A Room Natalie Andl, interior designer at Natalie Smith Design & Andl Interiors, says she also strives to create a sense of balance in design, developing ideas from the foundations of symmetry, as well as contrast. “To make a statement, I like to use juxtaposition,” she says. “I will work with what’s there, and then make everything seem a little more cohesive to bring a room together.” Andl says she likes to try simple strategies, like adding accent pillows, to tie it all in. “Accent pillows are great for

anywhere — an entry bench or a lounge chair, the bedroom or living room,” she says. “Anything that has great color can be good to use as a statement piece.” Ambient lighting, Andl says, also can draw awareness to a space. Even with a more restricted budget, homeowners and designers can do a lot with creative light, lamp and chandelier additions. “Say you have a room with just general lighting,” she explains. “Try adding a pair of lamps on a sofa table or next to a chair, and you are creating both ambient and task lighting.” Glotzer says a more dramatic light fixture can completely change the energy and focus of a room, creating a romantic mood in a master bedroom, or adding a fun and playful vibe to a game room. Contemporary

chandeliers are made with a variety of materials, including glass, iron and lanterns. “A statement chandelier, whether in an entry, dining room, or great room, is an easy way to add drama to an otherwise simple space,” she explains. “And can also help to anchor a large room.” Andl recommends always having a dimmer switch for overhead light fixtures, simply so you can adjust how much light is being shed. Stairs In The Sky Stairs serve a specific purpose in their connection to upper and lower levels in a home, but stylish staircases are now becoming an important feature of interior design. Sarah Carr, owner of Sarah Carr Design, says she has recent-

ly used a lot of floating treads with open risers — stairs with minimal visual support that give them a modern and minimalist look. Carr says she usually works with a metal (commonly stainless steel) frame, which is attached to floating wood treads. Stone wall backdrops and glass-plated railings are often used to make the stairs an architectural focal point. Yvonne Jacobs, president of Slifer Designs, agrees that those who are designing more modern-style homes are incorporating floating stairways with slabs of tread made of wood, metal or glass. The typical stairway backdrop is also becoming more open, seeming to rise straight up into the sky. “Instead of being walled in, a lot of stairs are open to the windows, so you feel like you are right in the trees, walking through the woods,” she says. Jacobs says in more traditional, chalet-style homes, she is seeing a more classic look of curved stairways. Ornate iron can be used to make the feature both functional and artistic, as well as elaborate step illumination. “Stair lighting is usually in the wall, and placed very strategically, so you have this nice glow in the middle of the night to prevent you or someone else from stumbling,” she says. to make a statement — to tell a story about their family and distinguish their home from other houses. “You can have a little more fun and think outside the box with your front door,” says Jacobs. “I think in years past, front doors have definitely been a little more ornate, but what people are doing here in the mountains now means using big, over-scaled pieces, with more clean lines,” she says. Metal doors are popular, especially here because of the material’s durability throughout seasonal weather shifts.

Jacobs says wood tends to fade, so steel and bronze doors are more and more becoming the norm. Ornate designs are often included on these pieces of ultimate guest visibility. “Decorative metal doors incorporate designs like aspen trees, for example, and I have also see a lot of pretty glass with etched mountain landscapes,” she shares. “Some are left clear, just to have a more visual, inside-outside look to the door.” Carr says she has also seen a more streamlined style on front doors, and she mentions that a new entrance trend has to do

it used to be so simple: a few basic television channels, some Jiffy Pop popcorn — or popcorn out of an air-blown machine, if you really lived high on the hog — and a 1970s-era pit couch. Then, the VCR and cable turned everything on its head. And now — why, now, home entertainment is simply mind-blowing. Home theaters and every component that contributes to the designated rooms, or to all-purpose media rooms, continually change. The upside: Images and sound are becoming so realistic, it’s actually a reasonable idea to pass on those $500 front-row concert tickets, because with the right equipment, you can see nearly every pore on your favorite vocalists’ faces, and you can literally hear the breathiness as they sing. The downside: Technology changes so often that it can become obsolete within a couple years.

But that doesn’t mean you shouldn’t take the plunge. Quite the opposite, really. Because if you purchase a quality television and sound system now, by the time your wow factor fads, chances are the price tag on somewhat newer technology will have decreased. For example, home projection systems that debuted at $35,000 to $45,000 have dropped to $3,000 to $3,500 for the same, or better, performance. “They’ve gotten a whole lot better and a whole lot cheaper,” said Earl Bidez, owner of Custom Audio Video in Minturn.

Visuals The latest televisions sport a thinner profile — so thin that they slide into a cabinet or recessed floor, or homeowners hang artwork over them when not in use. Two main technologies that provide amazing visuals are 4K (or Ultra HD) and OLED (organic light-emitting diode). Both deliver visuals that go well beyond ordinary high-definition televisions. “When you put them (4K vs. 1080dps) side by side, you really start to see details that you’re missing out on,” said Leah Schlein, marketing coordinator of VIA International-Paragon Technology Group in Avon/Vail. “The picture quality and color quality (show) a huge difference.”

4K produces four times the resolution of the best, 1080dp high-definition television on the market. Bidez said customers see the most impact in 55-inch and larger screens. OLED televisions feature an LED for every pixel, rather than using an LED simply as a light engine. “The contrast ratio is just out of this world,” Bidez said. “The color spectrum is much broader, and it’s even thinner than the LED; it’s measure in millimeters, not in inches.” Since OLEDs are just coming out, they’re quite expensive (like projectors when they debuted), but Bidez expects the price to decrease in the next few years as they become more prevalent.

Movie servers like Kaleidescape, in which people download all of their movies onto one server (except for Blu-ray movies, which must be played from the player itself) are popular because they can be customized and people can add as many movies as they want. Benefits include no disc clutter, an electronically stored catalogue of movie information, and the ability to skip previews, menus and warnings.

“It’s like having a mini-scaled IMAX theater in your home.” In September, Sony launched its Video Unlimited 4K service, which was the first 4K video download service. It began with more than 70 movies and TV shows and now allows people who also have a Sony 4K television to rent shows for $3.99 and movies for $7.99 or buy movies for $29.99. To project or not to project? Projectors became a hot item as more and more homeowners built dedicated movie theaters in large homes. These days, not every luxury homeowner is building a movie theater. Some opt for the home theater, while others simply create a media room that acts as a family room — it depends on personal preference, and space. “We still see home theaters, but (there’s a trend toward) the more social environment of media rooms,” Bidez said. “They’re like family rooms where you can enjoy each other. You don’t get as much immersion (into the experience of the movie), but you get a lot more use out of it.” However, once your need for a screen reaches up to 108 inches, it often makes sense financially to go with a projector system; a 4K, 108-inch television is going to cost a lot more than a $3,500 projector system. However, with projectors, light plays a very important factor; projectors work best in a room that can block out all light. The size of the screen usually depends upon the size of the room. With a 4K, experts multiply the height of the screen by 1.5 to determine the closest distance viewers should sit from the television. Other calculations play into projector systems.

Larger, projected images, which might extend 120 inches or beyond, allow people to sit farther back while still creating an experience where people are “enraptured in the movie,” Bidez said. Many projector systems include a masking device, which automatically scales widescreen movie formats. And, dedicated movie theaters allow for soundproofing, controlled lighting (to completely darken the room) and custom décor. VIA International-Paragon Technology Group’s Aspen showroom features a set-up with a sofa in front of a couple of rows of theater seating, capped by a bar level with bar stools in the back of the room. It offers hundreds of custom leathers and fabrics for the various types of seating. Sound Sound continually improves in its quality and efficiency of amplification, but the most obvious is in its quality of processing, Bidez said. Old systems consisted of five speakers, and now sound systems feature nine to 11 channels of discrete sounds. Products like Lyngdorf Audio’s RoomPerfect digitally masters sound and calibrates it to the room homeowners install it in, resulting in a cleaner, crisper sound. “Using the technology that’s on board gives you a more cinematic feel,” said Mike Hoerl, owner of Orange Electronic Services in Edwards. And, of course, to control all of your television, sound, light and even window shade systems, no longer do you have to search for multiple controls or aps; they’re all connected and can be controlled through your phone or iPad, as long as they have RS232 and IR codes.

Coming to a home near you The popularity of 3D has been somewhat limited, since viewers must put on glasses each time they use it. “It’s cool for families to do once in awhile, but it doesn’t make sense to watch it every day,” Bidez said. “That said, I think 3D will be around for some time and (will offer a system) without glasses in the future, but that’s a ways off.” The latest thrill in home theater viewing comes in the form of IMAX for private viewing. It’s IMAX certified and includes two projectors that provide the same effect as watching IMAX in a theater. “It’s like having a mini-scaled IMAX theater in your home,” Schlein said. For movie buffs who can’t wait for films to come out on DVD and want to stay at home, PRIMA Cinema allows members to download first-run theater films into their home. The system includes a mountable PRIMA Cinema Player that delivers movies in twice the sharpness of a Blu-ray and true theatrical sound. It also has a Biometric Reader, or fingerprint scanner, and supports 3D movies. “The clients who purchased it love it,” Schlein said. And, new technology continues to develop, month after month, year after year. “We never know what’s down the road,” Hoerl said. “We might have holographic images in the center of the room — who knows.”
