SaR SuppoRTS LEgiSLaTivE iSSuES Each month, SAR hosts a Pizza & Politics event as a way for local REALTORS® to learn and discuss issues that are affecting the real estate industry. Some of the speakers that presented to SAR in 2013 include the following: • State Representative Millie Hamner attended in November to discuss hot topics for the upcoming session of the General Assembly and the Governor’s Taskforce on Wildfire Insurance and Forest Health, which came forth with recommendations that homeowners should pay to live in high burn areas. • In April, Colorado Association of REALTORS® Lobbyist and Vice President of Public Affairs Rachel Nance talked about the nearly 60 bills moving through the state legislature that in some way affect the real estate industry. Nance talked about the focus at the state legislature on gun laws and marijuana regulation as well as real estate issues such as Seller Financing, foreclosure, HOA management bills, Timeshare Resale, and appraiser regulation. • Condo financing, the Mortgage Interest Deduction and Immigration Reform were the big issues on hand at May’s Pizza & Politics event. More than 30 REALTORS® and affiliates filled the SAR Board room to hear from regional staff for U.S. Senators Michael Bennet (D), Senator Mark Udall (D), and Representative Jared Polis (D) on issues they were working on in Washington. • The June event put a spotlight on Summit County. Summit County Sheriff John Minor discussed a gun control lawsuit against the State and county police activity. Summit County Commissioner Dan Gibbs discussed wildfire mitigation and preventative county actions; Summit County Assessor Beverly Breakstone talked about recent property valuations and how the mill levy works; and CDOT Resident Engineer Grant Anderson discussed summer construction projects and CDOT sign policy.

Representative Jared Polis came to Summit County in the spring to hold a press conference on the introduction of a bill to ease condo financing regulations for local buyers in resort areas. The bill, dubbed the “Affordable Workforce Housing Simpification Act” will remove restrictive requirements by the FHA, Fannie Mae, and Freddie Mac that cause lending problems on condos. Some of those current restrictions include no front desk, mixed use development and commercial space requirements, short-term rentals, owner occupancy, and more.

SaR SuppoRTS coMMuniTy gRoupS THRougH THE SaR cHaRiTabLE fund Summit REALTORS® contribute regularly to local community organizations through the SAR Charitable Fund as a vehicle to give back to the community. The donor-advised fund is directed under the auspices of The Summit Foundation. In 2013, grant awards/distributions were made to the following organizations: • Summit County Rotary Community Dinner • Lake Dillon Preschool • League for Animals and People • Swan Center Outreach • Continental Divide Land Trust Lee Zimmerman, Executive Director of The Summit Foundation, says “Realtors and the Summit Association of Realtors are very generous in their support of the community and have given $71,000 back to the community through this fund since it was established in 2001.” Since the fund’s inception, SAR has awarded grants to numerous community organizations including Advocates for Victims of Assault, Bristlecone Health Services, Carriage House Early Learning Center, Colorado Fourteeners Initiative, CASA of the Continental Divide, Health Quest, League for Animals & People of the Summit, Park County Senior Coalition, Park County Vision 2020, Summit County Arts Council, Summit County Community Care Clinic, Summit County Early Childhood Connections, Summit County Early Childhood Options, Summit County Preschool, Summit Housing Authority, Summit Prevention Alliance, Summit School District - Newcomer Center, Summit Youth Services, and the TAME Foundation.

ver since the first ancient human banged stones together to create a spark, fire has been a focal point of our culture. From the early days of aiding survival to its more contemporary importance as a symbol of comfort, it

seems no home is complete without a fire, and a fireplace to put it in. “They’re one of the design anchors of the home,” said Michael Rath, managing partner at Trilogy Partners, L.L.C. in Breckenridge. “If you look at a fireplace, it tells you a lot about the rest of the house.”

the right design Interior designer Tracy Egolf, owner of Egolf Interiors, agrees that the fireplace is a key element to the entire house, not only in location but in concept as well. When deciding on the style of the fireplace — including materials and design — people should consider the entirety of the house. “Whatever you’re doing with the fireplace complements the architecture of the house,” she said. If the exterior features a certain type of stone, for example, then it might be a good idea to include that stone into the fireplace as well. “It’s an opportunity to create continuity between the architecture and the interior,” said Egolf. On the other hand, if a home exhibits mountain contemporary style on the outside, walking in to find a very traditional or rustic fireplace may create a jarring aesthetic. Egolf said she is often called in to add fireplaces to houses or condos that didn’t originally include them. In that case, taking cues from the surrounding structure is particularly useful. “We can work (the fireplace) into the architecture so it looks like it was always there,” she said. Fortunately, fireplaces aren’t constrained to one style or set of materials anymore. There is a whole slew of options, and each of those comes with a list of additional considerations, meaning homeowners can make their fireplaces as custom-made and detailed as they wish. One of these details is material — will it be a combination of wood and stone? What type of stone? Will it be smooth or jagged, even or asymmetrical? How should the stones fit together?

The answers come in part from the surrounding architecture, and in part from the homeowners themselves. “What people do is they give me an impression of what they want, and I kind of take little cues from them,” Rath said. “I just get to know the person and what I try to do is do something that would blow them away, that would get them excited.” For a client who worked as a geologist, for example, Rath designed a fireplace with stones set in a way reminiscent of sedimentary layers. In another instance, a fireplace Rath designed mimicked

the exact outline of a mountain seen from a nearby window. Different rocks will have different textures as well as a variety of colors. Goldstone, with rich, warm hues has become popular recently, said Rath, as well as moss rock. Moss rock, as the name implies, comes with the moss already growing on it, for a very natural look. “It’s a natural stone, it’s got the natural crags and clefts in it,” said Egolf. “Moss has grown onto it over time, so you get really interesting colors of lichen. Sometimes you get a rusty orange or ochre color, or beige, or green.”

The heat from the fireplace doesn’t harm the moss, but the moss also needs to be “fed” from time to time, Egolf said, usually by administering a beer solution. The yeast nourishes the moss, which will then continue growing. “Otherwise,” she said, “your moss can die and flake off, and you have a regular rock.” Another recent trend has been using sheer slabs of granite, usually seen in countertops, as fireplace materials. Homeowners aren’t just limited to wood and stone, however. Those searching for other styles can consider sheet metal, corrugated steel and other such materials. It all depends on personal preference. One home Rath designed, for instance, featured seven fireplaces, each with a different style and material selection. “Each one has got something else to say,” he said.

Location Once the design and style of the fireplace have been chosen, there’s still the matter of location. As a focal point, positioning of the fireplace affects the entire flow and feel of the room. The typical great room fireplace usually has to contend with two other essential elements, according to Rath — the television and the view. “You’re going to set up the furniture in one direction,” he explained. “Those three things are something that you’ll really have to juggle.” Rooms without much of a view are easier, he continued, because the fireplace can often be combined with the television. Flatscreens can be displayed in niches above the mantle, or hidden, designed to rise out of a slot or from behind artwork at the touch of a button.

“Technology has definitely helped the fireplace, as far as getting the TV integrated in there,” Egolf said. In addition to the fireplaces that dominate the living room, homeowners can opt to have a fireplace in the master

bedroom or other locations. Doublesided fireplaces offer more versatility, looking onto multiple rooms at once. Egolf noted a growing trend in doublesided fireplaces that look onto the outdoors, heating up the deck as well as an inside room.

“Especially in the mountains where we have cool weather, we do a lot of outdoor fireplaces on covered decks,” she said. No matter where a fireplace is, however, it remains an important part of the aesthetic of the room and the house as a whole. “The fireplace is the point where all of the design of the house comes together,” Rath said. “You can look at that fireplace and say, ‘Aha! I know what the rest of the place is about.’ In a way, the fireplace is the intersection of all the design elements of the home or condo. It should be that way. If it’s not, then probably the fireplace design is a bit off, or the rest of the house is not well put together.”

Fuel for thought Yet another consideration for fireplaces is what kind of fuel it will use. While wood-burning fireplaces are traditional, gas-powered fireplaces have myriad benefits, from EPA ratings to ease of maintenance. In general, Rath said, he prefers gas to logs, for a variety of reasons, including efficiency, pollution and cleanliness. “If we’re going to stick something in a house, we want you to use it all the time,” he said. So when clients initially mention an interest in wood-burning fireplaces, he reminds them of the entire process required — paying for or cutting up cords of wood, bringing the logs inside, dealing with the leftover ashes and periodic cleaning of the fireplace and flues. Egolf tends to agree. “A real wood-burning fireplace creates a lot of dust in the house, a lot of ash,” she said. “There’s a lot of maintenance.” Having a gas fireplace doesn’t mean giving up on appearances, however. Homeowners can choose from a variety of log sets. “They’ve come a long way,” said Egolf, in terms of realistic design. Certain areas may also have restrictions on wood-burning fireplaces, depending on where the home is located.

A place to gather In the end, whether a fireplace has a modern metal façade, a mountain contemporary display of Colorado goldstone or a rustic homage to the area’s mining past, it will always be a place where people gather to eat, to feel comfort and enjoy each others’ company. “In many ways, it’s a symbolic center of the family,” Egolf said. “The

hearth hearkens back to prehistoric times, where your hearth is the center of your universe.” This is true whether the homeowners are natives of Colorado and Summit County, or are just temporarily enjoying all the area has to offer. “I think a lot of people love Colorado because it’s got that natural quality. Even if you’re not from here, a lot of times you feel somehow rooted here; you can really find out who you are,” Rath said. And what better way to reflect this feeling than through the home, and with it, the fireplace. “Fireplaces reflect people’s ambitions and their dreams, and all that stuff they’ve really been hoping and longing for and worked so hard for their entire lives,” he said. “That’s why it’s so important.”

Peck began this service for homeowners and travelers alike three years ago. The website allows homeowners to find a sitter for their homes and pets, almost like setting up an online dating profile to find a match. What makes

this website different, however, is no money typically exchanges hands. Homeowners find people to look after homes and pets free of charge, in exchange for a place to stay. “Travel, pet care is expensive,” Peck said. “The cost of kennels, plus someone to clean your driveway, that’s a lot. This is nothing. It’s the most cost-effective ‘stay-cation’ you could have.” Homeowners can join for $29 for one month, with other increments up to $79 for a year. For sitters, prices are

the same but start at three months for $49. There is also a combined option, if the homeowner also wants the option to house-sit someplace else. Peck is quick to point out this isn’t like the movie “The Holiday”: there’s no swapping requirement, no matching travel times or the size of the house. It works independently, though some homeowners do choose to sit as well. “It doesn’t matter what country you’re in, people go away,” he said. “They have pets, they have family

Peck said he has real estate agents who look for sitters to help bring warmth to an empty house they are trying to sell, and second-home owners who will ask for a sitter for months at a time, so that when they come home everything is already working. “Time is precious to everyone these days,” Peck said. “You don’t want to spend three days to do maintenance, worry about frozen pipes, if you’re only here to ski for five days. It’s like a valet, someone who is there so that when you come back for Thanksgiving, the place is clean and everything is warm and working.” The website currently has homeowners offering up stays in 55 countries. The Colorado market is

one of the fastest growing locations on Trusted Housesitters, especially in Summit County and Colorado Springs. Peck estimated there are 30 to 40 registered house sitters in the area as well. Of course, sitters can work locally, but he said most look for travel opportunities to other places. Trusted Housesitters recently won the 2013 Good Web Guide Award for People’s Choice Website of the Year, and Social/Community Website of the Year. Peck said 97 percent of the homeowners who use the site have successfully found sitters. Homeowners create listings with the time they will be away and the number of pets, and every day, new listings are sent out to registered sitters who have indicated interest in the area – country, state or even city. Owners can browse sitter profiles as well, searching by age, location and availability. House sitters range from retirees looking for affordable travel and vacations to people who sit full time in one location. Many families also house-sit because it’s more effective than finding a hotel room fit for children. “You get to live like a local,” Martin said. “I would have a very different experience staying in a hotel. They get to immerse themselves in the
