t COP 21, The Paris Agreement provided a legally binding international treaty on climate change. In subsequent years, we’ve seen moderate progress in the region regarding the need to mitigate the impacts of human-driven climate change. Following the signing of The Glasgow Climate Pact, the action and activity over these past ten months, has taken a leap forward globally, as awareness and understanding permeates public consciousness. The majority of GCC countries now have national plans in place, which set net zero ambitions, establish timeframes, and put climate action firmly on the agenda. Whilst these plans have inspiring potential, the challenge is on how to deliver against targets set. In many cases, there is a lack of clarity regarding next steps, a significant gap in existing policy, and limited legislation to drive a net-zero agenda. Shifting national grids towards cleaner energy generation The construction industry is responsible for almost 40 percent of global CO2 emissions – through a combination of materials and operational resource consumption. Considering this, we as both industry professionals and as human beings, have a duty to drive change in the market and in user behaviour, to reduce our carbon impact. Today, energy efficiency is well integrated into most new building designs, supported through code, regulation, and client ambition. Notably, social and economic arguments for enhancing performance in existing buildings, are increasingly becoming as recognised and as compelling as those environmental drivers for change. That said, there remains a limit, as to what can be done to reduce energy consumption within existing built assets, particularly when we consider evolutions in usage demands. >>> CONSTRUCTION BUSINESS NEWS ME | NOVEMBER 2022 | 37

The Jevons paradox highlights the correlation between increased efficiency and increased resource consumption. When we apply this theory in the construction market, we note a pressing need for the industry to adopt and rollout the use of alternative renewable energy sources. On a positive note, supported by the actions of state managed entities, governmental policies in both the UAE and KSA are shifting national grids towards ‘greener’ approaches to energy generation, with integration of solar and wind systems on the rise. In the UAE, the introduction of nuclear and the use of hydro power, is reshaping the country’s energy generation along with its energy storage capacity. In KSA, the development of supersized net zero power grids, will supply clean, CO2 emissions-free energy to the Kingdom’s flagship projects, The Red Sea Development and NEOM. These macro-scale actions on sustainable energy sources, will have significant impacts on the trajectories for both countries over the next 25 years. The challenge, however, is that grid scale interventions take time to implement, require significant capital investment, and furthermore, are required to handle the challenge of balancing demand with generation at a national scale, which can subsequently lead to a need for excess capacity and significant storage.

And while an interconnected regional grid would help mitigate some of these challenges, the reality of this coming to fruition remains a long way off, thus for now, net zero ambitions continue to be primarily addressed at national level. Urban scale renewable systems The introduction of urban scale renewable systems, can provide a more immediate impact i.e., provide power and hot water within buildings, help electrify local transport systems, and can work in conjunction with both new masterplan developments and urban regeneration projects.

When delivered alongside other public works or as part of municipal frameworks, the smaller scale deployment of renewable technologies can often be achieved faster and at a lower cost to the state. The choice of technology as well as the operation and storage requirements (needed to balance demand and generation), can be tuned more readily to local community needs, which in turn provides a broader generation mix and improves resilience at a national level. Emerging strategies for smart cities and new urban developments are integrating faster communication networks and provide opportunity to add renewable technologies into the mix without disruptive impacts. These physical infrastructure enhancements alongside new systems geared towards monitoring, management, and control, are being introduced by cities as part of their ‘smart’ approach towards the rejuvenation of local communities. In existing neighbourhoods, such strategic modifications if delivered concurrently, could be achieved with minimal adverse impact to existing residents, whilst providing an uplift in asset value and longevity. Urban scale projects in-region not only have a variety of physical contexts, but also have a range of social and economic contexts. This provides opportunity for community scale initiatives, local business action, WWW.CBNME.COM

and innovative ownership models that can drive implementation in different ways. Furthermore, the integration of renewable technologies and energy storage solutions within the public realm, provides opportunity for innovative design thinking and helps to raise public awareness and understanding, which in turn leads to broader dialogue around climate change. When we combine this engagement with a cities transition to sustainable solutions around transportation, waste management, and urban agriculture, a community’s connectivity, ownership, and wellbeing is enhanced and this in-turn paves the way for a broader societal shift towards a net zero economy.

This of course needs to be backed by suitable financial and regulatory mechanisms that facilitate the purchase, installation, connectivity, and management of urban scale renewable systems (encouraging market entry for new businesses and providing the framework for residents, communities, and others to engage and develop). > These regulatory mechanisms must streamline the approach with the national power generating authorities, providing a means of connection and integration with existing grid networks. > Financial balancing mechanisms must also come into play to ensure the valuegain can be realised by all parties. > Incentivisation can be a strong market motivator, as has been seen in the UK and other areas, but it should not be solely relied on, particularly in this region, where true cost of energy and water isn’t always passed onto the end user. A more robust approach may be to consider the phased introduction and increasing of carbon-based pricing, which would support the business case for urban scale renewable systems in areas they are viable. This approach would also provide funds towards authority or municipal driven approaches such as off-site solutions and infrastructure enhancements.

Ultimately, when considered in conjunction with energy efficiency measures and grid level renewable technologies, urban scale renewable energy systems have significant potential to support growth and balance in national net zero energy strategies. The conflict between space and demand has meant that historically developments haven’t always integrated urban planning to support such strategies, which naturally makes adding any new layer of infrastructure a challenge. That said, the benefits gained from a well-considered and well deployed approach can overcome such challenge with ease.

Emerging strategies for smart cities and new urban developments are integrating faster communication networks and provide opportunity to add renewable technologies into the mix without disruptive impacts.

Driving renewable energy generation in the Middle East The approach of balancing local and national scale renewable energy generation has already been widely deployed in the west and is growing in many other regions. It is proven to add value as part of an integrated national strategy and provides numerous secondary benefits. How do you see the fit-out industry evolving? The market for fit-out has been booming and growing with increasing intensity. This market has grown substantially specifically in GCC countries due to government investment and the presence of spectacular monuments in the region. Clients are currently looking for a personalized service and a one stop shop for all their fit-out and renovation requirements. The more practical it is for them, the better! What do you think is the most significant trend that will impact the future of the fitout and design industry in the region over the next 5 years? The Global Fit-out Market is changing with changing living standards, dynamic social environments, and growing economies. I believe that Numerous technologies such as virtual designing, 3-D rendering techniques, and others are becoming significant in the future of the fit-out and design industry. The Fit-out Market is adapting to digital solutions to enhance the quality of services and products to be delivered to the client in a fixed timeline. This way customers can visually experience their project and products which will enhance the selection process before it comes to life and make

necessary changes. Thus, the penetration of advanced technology in the Fit-out Market is one of the most significant trends for raising the market revenue. What kind of trends and tendencies do you see in the UAE fit-out market with digital transformation? I believe the high cost associated with the fit-out technologies and solutions limits the market growth. Thus, contractors are focusing on providing modern technology fit-outs rather than digital transformation to cut down the expensive cost while maintaining high finishing standards. Clients have recently been integrating more technology into their spaces. Built-in sound systems, lighting systems, CCTV and home automation

systems are very much in demand at the moment. With so much data emerging, designers and contractors can think more critically about how space is used and pursue bold new ways forward without the guesswork. In terms of technology, are there any particular technologies that you are working that we should be aware of, but are currently under the radar? Again, Home automation is the big craze now. The future of fit-outs includes remote

monitoring, 3D visualization and augmented and virtual reality. Some of the latest tech tools include smart badging data, wireless access points, network login data, phone apps and sensors. Clients are adapting more to interacting with the space and with each other within it. We are also noticing big innovations in the lighting industry. Smart Lights for instance allow you to connect bulbs to mobile devices through Bluetooth. Mobile apps are then used to control them. >>>

These smart lights can perform a variety of tasks depending on the bulb. The demand for these smart light bulbs is increasing due to their energy management, convenience, and safety. Another one would be advancements of LED technology. The Department is making huge steps towards more efficient and longer lasting LED lights to reduce lighting consumption by half, and even be a solution to climate change. Costs of LED lights are soon expected to fall as LED advances and become more common thus making them more affordable to consumers. Finally, high-efficiency ballasts are making life more efficient. Manufacturers are trying to maximize the energy savings and make ballasts more energy efficient.

What have been your key milestones and projects at Indoors High End Finishing? As a fit out or contracting company, you are always growing. There are always more projects to undertake which is why project management is a huge part of a job, and without the proper organization, projects fall apart. The challenge is to balance growth and

hings have simply shifted in the building operations industry, distinctly and dramatically. The pandemic has not only accelerated the adoption of digitization but has also given rise to a step change with a splurge of M&A activity in the property O&M technology globally. In the last 18 months or so, the adoption tailwind of data-driven building operations has rapidly gone up with a re-evaluated focus on operational savings and offering a connected and comfortable built environment postpandemic. For many, this is evidence of a broader demand for technology products that unifies the power of building automation software and enterprise O&M applications in a single platform.

The years 2021 and 2022 witnessed significant announcements from established industry players, including Honeywell, Siemens, JCI, JLL, and MRI introducing partnerships and product initiatives around unified building operations. Honeywell and SAP launched a Connected Building Solution to take advantage of Honeywell’s OT data and utilize SAP’s IT data to optimize building performance. Siemens announced a series of acquisitions, including that of Brightly, to harness offerings around cloud-based asset and maintenance management. JLL acquired Envio System and Building Engines, strengthening its portfolio to include a well-rounded suite of building automation hardware & software to manage energy &

performance as well as enterprise applications to manage O&M services. All this significantly points to the market course-correcting towards a path of a unified operations environment, one where automation management software and enterprise O&M applications sit together in a single platform. Doing more with less Commercial portfolio owners in the UAE are looking for complete solutions and pushing for consolidation among O&M vendors to do more with less. It is increasingly difficult and expensive for property owners/operators to make sense of piecemeal software and be locked out at dead-ends of pointsolution tools, making them turn towards exhaustive integration projects that are both long and expensive. CONTINUES TO BUILD MOMENTUM THE UAE CONTINUED TO WITNESS A POSITIVE TRAJECTORY ACROSS THE RESIDENTIAL, OFFICE, RETAIL AND HOSPITALITY SECTORS IN THE THIRD QUARTER OF THIS YEAR, JLL HIGHLIGHTED IN ITS LATEST UAE REAL ESTATE MARKET REPORT.

verall, average residential prices in Q3 grew by 9% year-on-year in Dubai, while average rental rates saw a 25% year-on-year increase, with both sales and rentals being bolstered by stronger demand and increased buyer activity. Meanwhile, sale prices in the capital grew by 4% year-on-year, while average rents rose by 2% year-on-year. Abu Dhabi is seeing increased demand for new developments located within investment zones – especially for townhouses and villas. Across the UAE, price growth is being fueled by investor and end-user demand. Off-plan sales are high, while secondary market sales are also improving, in light of increasing yields. The quarterly report suggests around 6,600 residential units were handed over in Dubai in Q3, raising total stock to 672,000 units, while an additional 20,000 units are scheduled for completion by year end. In Abu Dhabi, approximately 1,900 units were delivered in Q3, bringing the Emirate’s total dwellings to roughly 278,000 units. The research suggests the capital plans another 2,000 units – mostly within master-planned communities – to be completed by year end. “End-users using mortgage finance to purchase properties have been rushing to lock-in fixed rates in an environment where both interest rates and rents are rising quickly. Indeed, REIDIN’s citywide residential rent index showed annual growth of 25% in August,” said Khawar Khan, Head of Research, Middle East, Africa and Turkey at JLL. “Price growth is also being fueled by investor demand. This category has been returning to the off-plan market in force, while sales in the secondary market have also picked up in view of the upward trajectory of yields.”

Office Space Dubai’s Central Business District (CBD) office rents saw a 24% year-on-year increase in Q3, caused by continued scarcity of good quality stock and no new office completions across the city. The emirate anticipates the addition of approximately 53,000 square meters of office space ready for handover by year end. The city’s most central office space is currently close to capacity, with office vacancy rates standing at just 13%, approximately 8%-points lower than a year ago. This quarter saw Dubai’s Grade A CBD rents reach an average of AED 2,084 per sq. m. per annum, while Abu Dhabi saw a 9% year-on-year rise to AED 1,750 per sq. m. per annum. While Abu Dhabi added 63,000 sq. m. of new office space to its stock since Q2, the bulk of enquiries in Q3 were regarding co-working and serviced offices, underlining that new post-pandemic hybrid working models are here to stay. There is no new office stock planned for Abu Dhabi’s Q4 pipeline. The vacancy rate for Grade A and B office space in the capital fell by 3% over the last quarter. Retail While the third quarter saw no new retail projects completed in either Dubai or Abu Dhabi, the sector’s Q4 activity looks set to welcome around 154,000 sq. m. of new retail space in Dubai and 197,000 sq. m. in the capital. With ample supply available for retailers to choose from, potential tenants are being more strategic in selecting their locations for new outlets. While the easing in restrictions is helping footfall to recover, mall owners are recognizing the importance of differentiating their offerings in a landscape where there is ample supply. In view of greater competition, malls are introducing more experiential retail concepts and are seeking to have a greater variety of outlets for visitors to their properties. JLL anticipates more developers and landlords looking to bring in homegrown concepts – particularly in the F&B segment – as they have the appeal of offering experiences tailored to local needs, while also being relatively adaptable.

Dubai’s Department of Economy and Tourism suggests the Emirate received around 2.95 million overnight visitors between June and August 2022 – a significant jump compared to the 1.17 million recorded for the same period last year.

Abu Dhabi witnessed a 24% increase in overnight visitors to 910,000, according to DCT Abu Dhabi. While luxury and beachfront properties have been performing well, the pick-up in tourism is now also benefitting the mid- to low- segments by capturing demand from source markets that have traditionally supported these categories of hotels. Dubai’s occupancy levels reached 70% between January and August 2022, a notable jump compared to the same period in 2021 (58%). Average daily rate (ADR) reached US$181 and revenue per available room (RevPAR) surged to US$ 127. In Abu Dhabi, occupancy levels reached 68%, compared to 63% last year, while ADR and RevPAR rose to US$105 and US$71, respectively.

The Woods Bagot team worked very closely with 25hours Hotel CEO Christoff Hoffman and the client’s creative team, the Extra Hour Lab, on the storytelling of the design of the ancient Nomads and Bedouins; weaving their tales into the modern days where the local heroes meet the world travelers. Can you tell us what is the sort of atmosphere and vibe that a 25Hours hotel would like to portray to their customers? The design for 25hours Hotel One Central Dubai brings with it an unusual and intriguing story. It is layered with the celebration of experiences, and the main question for guests is how much you want to know and how much you want to explore. This is a place with stories of the past and the present, which aim to form connections with guests so that they think of their experiences long after they’ve left. There is plenty to explore and to be occupied during a stay. The message is ‘Grab your steering wheel, hold on and immerse yourself as much as you can…’ What is the unique value proposition that you offer to your customers? Guest experience lies at the heart of this design, with every space – from lift to room to restaurant – considering how guests might interact with their surroundings. Each element of the design has been carefully curated to make this property truly multi-dimensional – a living room, a party paradise, a romantic getaway or simply the go to destination for creative business meetings and coworking. Does having the museum of the future and DWTC close by help make the hotel a strategic location? One of the challenges was looking at how to fit the story of the 25hours Hotel into the low-rise clean lines building >>>

which is part of the One Central Development within DWTC. The building also overlooks the Museum of the Future, a landmark building that needed to be considered both externally and internally. Thanks to a successful collaboration with the client and Hopkins Architects, the team was able to make this hotel a special and wondrous place, open for all to explore. Tell us a bit about the restaurants and bars in the hotel and how it offers a unique offering. Recommended dishes and drinks that a guest should have in Ernst and Tandoor Tina? Guests at 25hours One central can experience 5 different dining venues, each of them with their own character and whimsical elements: 2 restaurants - Tandoor Tina & Ernst Biergarten 3 Bars – Nomad Bar, Monkey Bar & Shisha Tandoor Tina inspired by journey through India with western twist, contrasting authenticity and modernity at the same time. It is reviving exotic smells, colours and tastes with carefree feel. Layered with warn lights, pastel hues, wicker textures and checkered

whitewashed pattern to wooden floor alluding to the contemporary Indian flavors. Adjacent to the main dining area is a secluded tropical garden with a lush greenery located at the courtyard of the main building. This a dreamer garden with where you can have your cocktail in hand, and a sharing plate within fingertip reach. salad as starters followed by butter chicken and to finish with a signature dessert coconut kheer served with a fresh mango sorbet, rose and pistachios. When time allows, have a chai served in co-branded cup from customized chai tea cart. Ernst Biergarten – a traditional and cherishing Bavarian Wirsthouse with German beers on draught. Deep green walls are filled with vintage metal and wooden tools,

musical instruments and arts combined with solid carved wooden furniture to echo the European nation’s famous breweries. In the center of the ceiling is a large maypole painted in traditional Bavarian colours with decoration of graphically vivid garlands. Guests can keep their own personalized steins in lockers. It features live music, quiz nights and allowing people to watch matches from all around world on multiple screens. Ernst has a private dining room with eclectic and authentic collection of furniture, accessories and artworks for up to 20 true Bavarian lovers. Recommended dishes from our team: Recommend starting with an obatzda, creamy cheese dip with a sprinkling onion, served with a warm buttery pretzel. Any of traditional German main dish will satisfy meat lovers. Finish with a truly special apple strudel with ice cream.

There is also a co-working space or quiet area for people to do their work - is this restricted to only the guests at the hotel or can non-guests use that space? Do you see this as a future trend for most hotel properties in Dubai? As modern nomads, the guests and non-guests are invited to come as they are and use a large, beautiful rosewood feature table to meet, connect and work at ground level besides double volume library shelf or grab a book.

At the gallery on the level one, there is a flexible coworking space, a perfect setting for creative thinkers, productive discussion, or a simple chat with a friend. It has a high-speed internet and flexible groups of seating, so it has become a space for ‘work from anywhere’. This creates a nice neighbourly feel with a lot of fun which fits perfectly in a resilient and adaptable fast changing world.

Tourism has had a massive come back to Dubai - how do you see this translating to bigger growth in the hospitality sector in 2023? We see a focus on digital and experiential tourism as well as on a sustainable pace of tourism growth. It is becoming easier to live and work from anywhere. This can impact booking patterns, with longer stays and a smaller number of trips during a year. Aside from traditional hotels, there is a hybrid hotel style with a number of services and branded residences. They become very attractive for families and people who are looking to stay longer.

BROKK SHOWCASES NEW INNOVATIONS AT BAUMA 2022

The new products include the Brokk Grapple Saw (BGS 15), the Brokk Surface Grinder (BSG 530) and My Brokk, an online portal that combines multiple services, including Brokk Connect, a document library and a Webshop into a single resource. The manufacturer’s newest and most powerful demolition robot, the Brokk 900, and the popular Atomized Water Mist dust suppression system will also be on display. “Bauma offers the ideal opportunity to showcase our innovative new products

Through the portal, users can access Brokk Connect to monitor

It also includes a library of equipment manuals, technical data, CE markings and diagrams along with a Webshop that allows online access for users to view and order a full range of Brokk original spare parts and attachments, such as rubber caterpillar tracks and hydraulic breakers. The new portal streamlines customers’ processes for managing and maintaining their Brokk robots and results in increased uptime. The Brokk Surface Grinder 530 (BSG 530) offers a remote-controlled method to safely and efficiently strip plaster, contaminated material, tile adhesive and paint off walls, ceilings and floors. Suitable for the Brokk 170, Brokk 200 and Brokk 300, the BSG 530 removes

material through constant contact and high pressure on the surface, resulting in a more even, consistent removal over large areas that isn’t possible with handheld grinding tools. The Brokk Surface Grinder is particularly useful when it comes to handling hazardous materials, such as asbestos, where operator safety is key. The attachment can also be used for surface preparation and polishing through the addition of different tools. The Brokk Grapple Saw 15 (BGS 15) is two attachments in one – a grapple and cold cutting saw. It can cut metal pipes with a diameter of up to approximately 200 millimeters (7.87 inches) and grab and sort material without changing the attachment. Compatible with the Brokk 110, Brokk 170 and Brokk 200, the BGS 15 cuts both fixed material and loose scrap without creating sparks that pose a fire risk. A Brokk robot, paired with this attachment, brings compact power to large cutting tasks in tight spaces. Brokk will also demonstrate its unique dust suppression system, the Atomized Water Mist. The system offers superior dust suppression as an ideal solution for combatting harmful silica dust. The water mist requires less water than other methods with just 0.2 liters per minute (6.76 ounces per minute). This means not only less water consumption, but also a cleaner worksite and less waste. Finally, Bauma will mark the first time the Brokk 900 will be displayed at an exhibition.
