At the recent Construction Innovation Awards 2024, I was reminded of the power of joy in our achievements. Every award presented was more than a recognition; it was a moment that crystallized years of effort, late nights, and resilience. Seeing individuals and companies standing proudly, basking in the glow of accomplishment, was like watching dreams take flight. There was pride, relief, excitement, and, most of all, a shared sense of joy that lit up the room.
Witnessing each winner’s reaction brought home a profound truth: success isn’t a solo journey. It’s a moment that connects everyone in the room, a ripple of triumph that reaches beyond the stage. The UAE’s real estate market is experiencing steady growth, attracting investors from across the globe. The Laguna Residence project is set to offer attractive returns on investment as the first fully AI-integrated community with the region’s largest lagoon on a podium. The Luxe Developers, a UAE-based real estate development firm, has announced the sale of The Celest and The Stellar, two ultraluxury residences located on Al Marjan Island. They form the pinnacle of the company’s Oceano development.
The two sky villas, priced at AED 90 million each, were sold offplan, underscoring the demand for ultra-luxurious properties in line with the increase in overseas and local UHNWI relocating to Ras Al Khaimah.
Commenting on the mega sale, Arch. The Celest and The Stellar are the most expensive residences in Ras Al Khaimah. They offer a unique and exquisite living experience, epitomised by their spacious and sophisticated design, which eclipses anything
currently available on the real estate market in the Emirates.

Azizi Developments, a leading private developer in the UAE, has announced the 55% construction completion of Beach Oasis, its vibrant mixed-use community in one of the emirate’s most dynamic and youthful areas, Dubai Studio City. Beach Oasis is scheduled for handover in Q3 of 2025.
The structural build is at 99%, while blockwork, MEP, internal plastering, and HVAC have reached 88%, 45%, 41%, and 43%, respectively. The total workforce has been increased to 1,646.
Comprising 476 studios, 200 onebedroom homes, and 36 two-bedroom residences spread across two buildings, Beach Oasis is a modern low-rise residential community that features

Another significant challenge has been balancing rapid growth with maintaining the high standards of quality and innovation that define ANAX Holding. As we expand, ensuring that every project meets our strict standards is crucial. To address this, we have implemented strong operational processes that uphold our commitment to excellence, allowing us to scale while still delivering exceptional results. Maintaining a safe and compliant site is a significant challenge for businesses across many industries in today’s dynamically built environment. Despite stringent regulations and with the best efforts from operational and HSE teams, many organisations still struggle with many issues.
Recent international studies in the HSE sector within the oil and gas, construction and FM industries emphasise a shift toward a humancentric digital transformation; Approximately 60-70% of HSErelated activities in mid to largesized enterprises still heavily rely on manual processes or essential spreadsheet tools.
65% of companies still use manual data entries, reports, and hard-copy logs for incident management and reporting. Regarding risk assessment procedures, 50-60% of companies use manual checklists and paper forms for inspections, permits etc. 70%+ companies still track manual compliance through various spreadsheet formats and systems.
Training records and monitoring are also mostly manual in about 55% of companies. Integrating AI into HSEQ solutions enhances safety and compliance and fosters a proactive culture focused on continuous improvement. By leveraging these technologies, organisations can minimise risk and promote a healthier, safer workplace.
So, more specifically, what are the challenges organisations face using outdated manual systems?
1. Lack of comprehensive incident management: Without an integrated system, organisations face difficulties in thoroughly investigating incidents, identifying root causes, and implementing effective corrective action. This can result in recurring issues and non-compliance with safety standards.
2. Inadequate oversight and follow-up: Tracking and managing corrective action, audits, and inspections can be cumbersome and timeconsuming. Important safety tasks may be overlooked or not completed on time, compromising workplace safety and regulatory compliance.
3. Risk assessment and mitigation gaps: Many businesses lack the tools to identify, assess, and mitigate risk systematically. This can leave organisations
vulnerable to unforeseen hazards and potential incidents.
4. Training and compliance challenges: Tracking employee training and ensuring compliance with safety certification is also a major challenge. Manual tracking systems are often inadequate, leading to gaps in training and potential non-compliance with safety regulations.
5. Permit-to-work inefficiencies: The process of issuing and managing permits for highrisk work is often complex and inefficient. Ensuring all safety protocols are followed without a streamlined system can be challenging, increasing the potential risk of accidents.
6. Inefficient reporting systems: Traditional, manual processes for reporting observations, incidents, and violations are often slow, inconsistent, and prone to errors. This leads to delayed responses, unresolved hazards and increased risk to employee safety.
Incorporating AI into HSEQ solutions boosts safety and compliance while promoting a proactive, improvementfocused culture
Industry focus on innovative technology Health and safety compliance significantly impacts how businesses deliver their services and manufacture products. Innovation in technology use has captured industry professionals’ attention, and they are now more aware of the need to comply with HSEQ procedures and compliance.
This is what they need to address:
Quality management systems: Implement a digital platform to centralise and streamline quality management processes, such as document control, change management, and nonconformance. Automate workflows for quality-related activities, including corrective and preventive action and improvement. Ensure real-time visibility is introduced into quality metrics and performance indicators through automated dashboards and reporting systems.
Biometrics & visitor management systems: Managing site access is key to maintaining compliance, whether employees, visitors or subcontractors to deliver services. Innovative technology, including employee biometrics and visitor management systems for visitors, enables authorised access and offers broadened visibility on facility access.
Permit to work: This day-to-day process is essential for external subcontractors to gain onsite access. A checklist, status, and approvals are key elements of onsite compliance. Online systems assess and qualify contractors based on
their HSE performance, track certifications, and manage contract-related documents. Digitalising these processes brings real-time visibility and ensures compliance with automated workflows for contract safety orientation, safety plans, permit management and performance monitoring.
Training: Courses such as ‘Tool Box’ Talk’ are crucial in promoting a safety culture which covers a range of topics from company procedures to frequent incidents and issues. Digital tools for safety alerts, digital platforms to track employee engagement with safety materials, feedback to assess the effectiveness of the content and documenting and tracking safety briefings or toolbox talks.
KPIs & automated tracking and reporting: Measuring and analysing HSE performance metrics, such as incident rates, safety observations, or compliance status, is vital. Using interactive dashboards and data analytical tools to visualise and analyse HSE data, trends can be identified and support data-driven decision-making.

Facilities management (FM) has evolved from a reactive, labour-intensive approach focused on break-fix solutions to a more advanced, technologyenabled model adhering to global standards. While some regions lead with processdriven, experience-led FM services, others, including
the Middle East, still rely on conventional manpower methods. The industry’s shift from input to output-based specifications now emphasises enhancing occupant experiences, from streamlined check-ins to personalised concierge services. Moving up the FM maturity curve will require standardised processes, innovative supplier
partnerships, and delivery models focused on elevating the user experience.
The MEA facilities management market is projected to reach $74.59 billion by 2029, driven by major investments in sectors like commercial, hospitality, and technology. Upskilling FM professionals will be essential to meet the region’s rising demands for efficient, sustainable, and world-class asset management. Technology, robotics, and automation will also play a crucial role, especially in areas with high labor costs or supply constraints.
I believe the time for upskilling the FM workforce is now. It will be required to deliver higherquality, experience-driven outcomes and position the Saudi Arabian FM industry as a world-class FM market. We believe suppliers, customers, and FM professionals must enhance their competencies to stay competitive and relevant
in a maturing FM market over the next ten years.
With the rise of smart buildings and IoT, facilities managers can leverage technologies that enhance occupant experience, safety, well-being, and productivity. Modern buildings use advanced systems like facial recognition, CCTV, and sensors to improve security and asset management, creating techdriven, experience-focused communities. Achieving this requires advanced skills and a shift from traditional approaches.
Data will be a significant challenge as fragmented data across numerous touchpoints remains a persistent issue. FM professionals must be able to consolidate and analyse fragmented data into a cohesive system for better planning, demand reduction, and service quality improvement. We believe the Saudi Arabian FM market is ready to embrace this challenge and is positioned to leapfrog the maturity curve of its current FM market.
According to Frost & Sullivan, building management systems (BMS) are a vital component of the smart building ecosystem in the GCC, projected to generate over $500 million in revenue by 2027, and building owners and operators will increasingly adopt these automation solutions.

and enhance client experiences. However, investing in technology without prioritising system architecture and user experience often leads to costly, ineffective implementations. A holistic approach is essential for smooth operations and sustainable results.
With governments and private organisations across the Middle East focusing on reducing carbon footprints and optimising energy use, sustainability and energy efficiency are critical drivers in FM. Initiatives like KSA’s Green Riyadh program and UAE’s National Energy Strategy 2050 are driving sustainability efforts. According to a report by Stonehaven, both countries rank in the global top 10 for LEEDcertified building projects.
Facilities managers must upskill in energy-efficient systems, green building certifications, and managing sustainability programs across the building lifecycle — from acquisition to service delivery. Those skilled in overseeing cleaning, maintenance, and hospitality programs will be in high demand as sustainability becomes a key focus in FM.
