ith the launch of Expo 2020 Dubai it seems things are returning to prepandemic levels when it comes to the economy. Property sales have increased over the past few months and prices have started to rise. IMMERSIVE EXPERIENCE | NEW ZEALAND PAVILION INSTALLS INNOVATIVE MOVING FAÇADE
T
he New Zealand Pavilion, designed by New Zealand architects Jasmax, has marked the completion of its exterior with the installation of a kinetic façade made from a unique architectural mesh called Kaynemaile. The façade’s movement signifies that the pavilion itself, is alive. Moving in time with an audible pulse, the façade will invite the visitor to enter an immersive experience within the pavilion. The ‘living’ façade reinforces the New Zealand Pavilion’s theme of “Care
for People and Place”, which is based on kaitiakitanga, the environmental ethos of Māori, the indigenous people of New Zealand Aotearoa, and the understanding that humans and nature are inextricably connected. By entering the pavilion, the visitor re-connects to the mauri, or life principle, inherent in nature’s order. The New Zealand Pavilion story is inspired by the Whanganui River, which in 2017 was given legal personhood after decades of negotiation between the iwi (tribe) Te Āti Haunui-a-Pāpārangi and the New Zealand government. The innovative legislation recognises the river as a living and indivisible physical as well as spiritual whole – Te Awa Tupua – flipping the existing paradigm by placing the River as the focus of human interaction in line with Māori values and worldview. “Every element of the pavilion is interconnected; from the immersive visitor experience and storytelling rooms inside the pavilion, to the pulse, which starts in our river room and ripples all the way to the exterior façade. This is the lifeforce of our story - a story of a nation of innovators who Care for People and Place,” said Clayton Kimpton, New Zealand’s Commissioner-General to Expo 2020 Dubai. “It is the architectural mesh on the façade that ties together the overarching experience of the pavilion. It not only expresses our interconnectedness, but also the idea that we are indivisible from the natural world, through its pulsating movement that extends from the centre of the building all the way to the exterior of the façade – making the building appear alive,” added Matt Glubb, Principal at Jasmax. “I really hope that visitors are inspired by this experience to think about their own relationship to nature and how they can have a positive impact on the world around them.” continued Glubb. The façade visual effect is designed by Kayne Horsham, creator of the Kaynemaile architectural mesh, which was inspired by his work on the Academy Award-winning Lord of the Rings trilogy. As Art Director for Creatures, Armor and Weapons, Horsham was responsible for designing
the chainmail in the films and became captivated by the kinetic effects of the material. The final product, which took six years to perfect, is crafted from lightweight polycarbonate using a patented injection moulding process. Today Kaynemaile and its design studio have evolved to be used by architects around the world to create, divide and protect building interiors and exteriors. The lightweight Kaynemaile mesh is 100% recyclable and includes approximately 10% recycled materials in its composition. Highlighting the unique design of the innovative architectural mesh, Kayne Horsham, CEO of Kaynemaile said “Kaynemaile is effectively bringing to life the exterior of the New Zealand pavilion at Expo 2020 Dubai, adding a unique look and feel that draws visitors in with its beautiful and complex 3D design. Significantly for the Middle East, the mesh also radically reduces by up to 70% the radiant heat transfer from direct sunlight to internal environments, thereby reducing pressure on installed cooling systems.” Designed to give an eye-catching, fluidlike effect, Kaynemaile was installed by a team of 14 experts. The process of installation took 22 days, with the biggest mesh piece weighing just 850kg but measuring 25 meters in height. The total pavilion footprint is about 2,000m2. To date, more than 350,000 manpower hours have been spent on site since New Zealand first broke ground. The journey for the New Zealand Pavilion began in May 2018, when the country unveiled the design of its national pavilion; a design created by a global multi-disciplinary consortium led by Jasmax architects. Haumi led the cultural design aspects of the building and the creative direction for the visitor experience, alongside Te Āti Haunui-a-Pāpārangi and Workshop e, with the kinetic façade designed by Kaynemaile. UK-headquartered Mott MacDonald provided the engineering and site supervision, Turner & Townsend were the Quantity Surveyors, and the pavilion construction contractor was Rimond Middle East.

HAVELOCK ONE INTERIORS SIGNS THREE NEW TURNKEY FITOUT CONTRACTS WITH EMPIRE CINEMAS KSA OF AN OVERALL INVESTMENT OF USD 25M
A
fter successfully completing projects in Jizan and Al Khobar, the regional interior contractor has been entrusted by the entertainment specialist with bringing more of its cinemas to life. Lebanese cinema chain Empire Cinemas is on track to fulfil its part in the Vision 2030 of supporting a vibrant and culturally aware society by adding three more destinations to its KSA network of a combined project investment of USD 25m. The three new multiplexes at Othaim Mall - Al Ahssa (8 screens, 714 seats, 2,886sqm), Al Rashid Mega Mall – Madina (10 screens, 744 seats, 3,250sqm) and Othaim Mall Rabwah – Riyadh (10 screens, 1,254 seats, 4,785sqm) are all conceptualised by Empire’s

long-standing design partner, DNA Architects & Planners and fitted-out by Havelock One Interiors. In 2019, Empire Cinemas celebrated its 100th anniversary by entering the Saudi market, following a call by the Development Investment Entertainment Company (DIEC) to establish and advance the cinema sector in Saudi Arabia. The first venue, a 10-screen, 728-seat multiplex at Al Rashed Mall in Jizan marked a milestone for the family business, founded by visionary Georges N. Haddad and now being led by its third generation. Given Havelock One’s track record as a premium turnkey service provider in the cinemas and indoor entertainment space, Empire had selected the interior contractor to build this first project within 280 days, covering supply, installation and the commissioning of architectural and interior decoration, joinery and MEP works. Later, a contract for the recently completed Empire Cinemas at Al Rashid Mall in Al Khobar, followed, a much larger and more complex project featuring 18 theatres, including three auditoria for kids, two Dolby Atmos movie theatres, three VIP and one immersive 4DX cinema, covering a total space of more than 6,200 sqm. Commenting on the award of the latest projects, Haddad added: “We are proud to be collaborating again with Havelock One, following the successful outcome of our Al Khobar and Jizan venues. Havelock One has proven to be a reliable fit-out partner, with excellent onsite management skills, and prompt delivery timelines.” Syed Kashif Akhtar, Group Managing Director of Havelock One, expressed equal delight in having the opportunity to further strengthen the relationship with Empire Cinemas. “In the business of service delivery, nothing is a better testimony of a job well done than repeat business. We are grateful and pleased that our manufacturing in Bahrain and our fit-out teams in KSA keep on delivering for prestigious entertainment clients such as Empire Cinemas.” Empire’s relationship with Havelock One is not the only one evolving. Since the beginning, Lebanese architectural and interior design firm DNA has been supporting the cinema operator’s expansion in Saudi Arabia. DNA’s designs follow Empire’s ambition to offer the latest technology in a convenient and comfortable setting, while tailoring every cinema’s venue to the specific market and customer preferences. Dany G. Daoud, Managing Director of DNA explained, “For Jizan, due to a corner location, we extended the entrance to the mall’s common area to maximise the visual perception. A sculpted trail consisting of digital screens, dynamic motion light effects
and Empire’s prominent self-ticketing kiosks further increased the appeal of the movie theatre for shoppers and mall visitors. The design of the Al Khobar multiplex even incorporates a more abstract dimension; the fact that the city is built on the crossroads of different highways, connecting Al Khobar with Dhahran-Jubail and Bahrain-Dammam, has been reflected in a transitional walk. More tangible aspects of the city, like its long corniche and industrial history, have shaped the urban language and an outdoor street atmosphere of the cinema’s interiors.” This conceptual complexity allowed Havelock One to showcase its ability to translate a strong design vision into reality. The metal department created container structures by corrugating and powder-coating metal sheets; the local fit-out team worked with Saudi graffiti artist Ali Al Zourib to add street credibility. Similarly, the transition from the mall into the centre of the multiplex is expressed by a passage panelled with back-painted glass and illuminated with multi-coloured LED strips that are core to creating a captivating visual experience for the cinemagoers before they have even reached their chosen auditorium.
One of the three upcoming projects, the one in Al Rabwa, Riyadh will offer a shift in dimensions for its guests. The public area facing the concession is a static space, whereas, once crossing the gates, customers get to experience a dramatic transition to another dynamic and dreamy “dimension”, playing with the experience of gravity and space. The cinema’s interiors will create an illusion that resembles falling towards a main focal element, the bridge, diagonally axing a rectangular void. “Joining forces with Empire and DNA is always a great, rewarding challenge,” said Nigel Wilson, Division Director of Havelock One KSA. “They have truly understood how to engage and excite a young and entertainment-hungry crowd that is just at the beginning of its evolution.” He further elaborated, “Over the two previous projects, Empire, DNA and the Havelock One team have become truly accustomed to each other’s way of working. Now, this can be all brought together to provide a blueprint for seamless, integrated and collaborative delivery.” Based on the project timelines of 240280 days, the Empire Cinemas in Al Ahssa, Madina and Riyadh are expected to open in summer 2022.

he Red Sea Development Company (TRSDC), the developer behind the world’s most ambitious regenerative tourism project, The Red Sea Project (TRSP), has revealed design plans for its new mountain resort named Desert Rock in the beautiful wadi vistas in the west of the country. Created by the world-class architectural design firm, Oppenheim Architecture, Desert Rock is designed to protect and preserve the environment and will allow guests to connect with the nature and local culture of the region. “We wanted to create a destination that allows guests to experience Saudi Arabia’s untouched beauty. Desert Rock will provide guests with uninterrupted spectacular views while preserving the natural landscape for future generations to enjoy,” said John Pagano, CEO at TRSDC. environment, while providing unparalleled luxury, allowing guests to connect with nature and create memorable experiences.” Integrating architecture with nature Guests will enter the resort through a hidden valley nestled between the mountains. From there, they will find 48 villas and 12 hotel rooms within the mountain, a total of 60 keys, located amongst the vista, with architecture fully integrated into the rock to preserve its striking silhouette, a tribute to Oppenheim Architecture’s philosophy to build with the land, not on the land. A range of accommodation will be available, from ground level dwellings to crevice hotel suites midway up the mountain, and a select number of excavated rooms within the rock massif itself. To provide undisrupted views across the landscape, most roads leading into the resort will be pushed to the edge of the main wadi and hidden behind landscape mounds. This will also minimize sound and light pollution, allowing guests to fully absorb the dramatic desert landscape. Unique resort experience The resort will feature state-of-the-art facilities, including a world-class spa and fitness centre, remote destination dining areas as well as a feature lagoon oasis. Guests will be able to hike, use dune buggies, and star gaze as part of the sitewide activities program. The project also aims to maintain the ancient history of the site by hiring members of the local community to act as stewards of the land and provide educational tours for visitors about the local history of the area.
Alongside this, materials excavated from the site will be used to create the infrastructure. Stone will be used for interior and exterior walls and floors, while ground stone and existing sand will be used for concrete aggregate, which is the main building material for all the architecture. Chad Oppenheim, Founder of Oppenheim Architecture, said: “Desert Rock is one of the most dramatic desert landscapes in the world, which is why we wanted to use the architecture as a way to

The Red Sea Project has already passed significant milestones on the destination and work is on track to welcome the first guests by the end of 2022, when the the first hotels will open. Phase One, which includes 16 hotels in total, will complete by 2023. Upon completion in 2030, the destination will comprise 50 resorts, offering up to 8,000 hotel rooms and more than 1,000 residential properties across 22 islands and six inland sites. The destination will also include luxury marinas, golf courses, entertainment, leisure facilities and an international airport.
Sustainably constructed As part of TRSDC’s commitment to regenerative tourism, Desert Rock will be designed to achieve the highest Leadership in Energy and Environmental Design (LEED) certification level. The architecture has been designed to reduce energy consumption and regenerate native flora. he construction industry enjoys a unique prominence in today’s world, stemming from the primal need for secure environments to live our lives. And it’s no wonder that an industry addressing such a basic need, currently accounts for 6% of the global GDP(1); and is poised to stake an even greater share, in the near future. Despite this, the construction industry has been somewhat averse to digital transformation, compared to other sectors. However, since the pandemic-
induced accelerated digitalization, a universal consensus around tech adoption is emerging, across the construction value chain. Proptech companies and SaaS providers are increasingly leveraging IoT sensors, cutting-edge BIM, AI, ML, drones, and AR & VR; to optimize construction activities, and unlock multi-fold positive value. Such market-driven developments are leading to accessible and affordable Proptech solutions. According to a study(2), over the next decade, digitalization in non-residential

construction could save $0.7-1.2 trillion yearly in the early design phase, and $0.3-0.5 trillion in life-cycle operations; globally. But given construction’s huge socio-economic impact, the potential outcomes are beyond merely monetary. Enhancing operational efficiencies across the value chain Across the construction industry’s long value chain; digitalization is anything but uniform; with each vertical at a different stage of tech adoption. enhance transparency, and progressive suppliers are leveraging ERP software, smart logistics solutions, and RFID technologies; to differentiate themselves from competitors. Automation is reducing manual intervention in repetitive tasks; while optimized efficiencies are preventing revenue leakage, and enhancing productivity. At the industry scale, such outcomes could have great socio-economic implications. Efficiency and productivity in construction work Time management can be challenging in the construction industry, with projects rarely progressing on schedule. But this is changing, with the emergence of 3D printing, construction automation, and various drone-assisted enhancements. These technologies are being applied in preliminary planning, site exploration, mapping, construction activity, postconstruction inspection, and sales and marketing - making the end-to-end process leaner, more streamlined, and disruption free. 3D printing, in particular, could revolutionize construction, taking the industry closer to its goal of achieving carbonneutrality, zero-wastage, and ultraefficient operations.
Safety: A much-needed intervention Construction is reportedly one of the most dangerous jobs in Kuwait(3), and the industry reports a fair few workplace accidents, across the MENA region. This calls for effective safety enhancements, which can be implemented at scale. Wearable technologies - with proximity sensors, heart rate monitors, and alarm systems - can make a big difference to worker safety. Additionally, digitalization makes it easier to standardize safety protocols, optimize workflows and scheduling, as well as implement time-bound and relevant upskilling - all of which positively impacts workforce safety and productivity. Digitalization built on the bedrock of BIM and App-based operations Building Information Modelling (BIM) is perhaps one of the most promising and actionable pathways, to digital transformation in construction. It paves the way for data-driven operations and management, from early design stages to the entire building life-cycle. Customer Intelligence and Analytics App (CIAA) - harness data mining and collation, bringing meaningful insights to stakeholders. The industry maintains huge amounts of historical data - such as drawings, approvals, plans, project documents etc. - which digitalization helps archive; making data storage inexpensive and seamless, using license-based or openprotocol, and features like SNAPLOCK or WORM, and data compaction. This ensures the availability, integrity and security of the data – on-cloud or onpremises. SD-WAN technology enables secure, efficient and cost effective connectivity between work-sites and corporate office, far beyond geographical boundaries; breaking down silos and enhancing the scope for better cost and quality control, surveillance, etc. As a result, Greenfield construction becomes possible in remote, desert areas in the MENA region - where internet connectivity is unfeasible. Similarly, monitoring worker attendance, wages, and safe access to corporate IT assets, was a pain-point; until zero-trust, password-less, Blockchain-based authentication became affordable. These technologies enable highly secure access to all corporate assets from remote work-sites; increasing efficiency and optimizing operational costs. Integrating such solutions with wearables makes everything from onsite work punch-in, to complex collaborative tasks, more efficient, and easier to monitor. Digitalization is here to stay, in the MENA construction industry Proptech solutions, and platforms like CIAA, complement the unique position the construction industry finds itself in, within the MENA region. ALEC’s Construction Director, Sean McQue, launched the COVID-19 Crisis Committee and by mid-February protocols were established to address worst case scenarios at Projects, Camps and Head Office, with additional protocols being added as more information regarding the virus became available. Recognising the need for accurate identification of COVID-19 positive employees and their Primary Contacts, Sean approved the development of a
bespoke online COVID-19 & Primary Contact Tracker and the formation of a COVID-19 Admin Support Team (CAST) to collaborate with ALEC’s IT department in the development and population of the Tracker. The team worked around the clock to develop the tracker, tapping into various data sources to ensure that all information required by the company and the authorities could be immediately accessed. By the end of March, the tracker was launched.

As a modular scaffolding system for both construction and maintenance applications, Ringlock’s design means fewer components and a significant reduction in commissioning quantities. As a value add, up to 80% of the material is reusable for different applications, while remaining 30% lighter and 50% faster to assemble, resulting in a win for site teams and project owners alike. Furthermore, Doka’s digitised scaffolding management system that provides real-time electronic scaffold requests and scaffold management processes to track all scaffolding resources, labour, and material deployed on site at any given time. In terms of key projects, Doka successfully won the contract to work on one of Zaha Hadid’s final projects, which fittingly will
become the new headquarters of the Iraq Central Bank. Rising from the sloping banks of the Tigris, this 170-metre tower was designed to maximise its plot by utilising a tapered design that expands from a narrow base to a wider middle section. Described as a hospitality icon, Doka’s second project is Lusail City’s Katara Towers. Uniquely designed to represent Qatar’s heritage of two scimitar swords interlocked and rising 36 floors to reach 211 metres, Doka was able to meet the time constraints on this project by utilising its Table Lifting System and SKE 50 hydraulic climbing system to move up two levels of DokaFlex in two high-rise towers simultaneously. In Kuwait, Doka supported one of the country’s most important national infrastructure projects, namely the Nawaseeb Road and its cantilever, concrete bridge, which was delivered using 3D planning, Cantilever Forming Travellers and the support of formwork instructors to ensure a smooth, fast and costeffective process.

SWITCHING TO SOLAR ENERGY MARJAN VAN AUBEL, A DUTCH DESIGNER, REVEALS THE VIBRANTLY COLOURED SOLAR PANELS THAT HER STUDIO CREATED JUST FOR THE NETHERLANDS PAVILION
M
arjan van Aubel Studio was been commissioned to supply The Netherlands Pavilion of the Expo 2020 Dubai with energy. Within the pavilion, named the Dutch biotope, designed by V8 Architects and consortium partners, its main theme is ‘Uniting water, energy and food’, which are being showcased by unique Dutch innovations. The solar-panelled roof designed by Marjan van Aubel is made out of coloured transparent organic photovoltaics (OPV). In addition, they are made of non-toxic materials and installed in a circular way. By combining technology, aesthetics and sustainable materials, the studio has created a new vision of solar energy. The Netherlands Pavilion is indeed one of my key milestones projects and I am very proud to be part of this mega event.
Expo 2020 Dubai is located in the middle of the desert and only takes place for six months, the assignment was to take the installation, shipment and afterlife into account to create circular solar roof panels. The solar panels are lightweight films with ink printed on PET to reduce shipping materials and thereby cost as well. The protective glass is sourced locally and returned after its use. The solar panels not only harvest energy but also provide shade and filter the right light spectrum for the plants to grow within the pavilion.

beautiful world. The ambition of Marjan van Aubel Studio is to make solar energy available for everyone, everywhere. Every surface in itself has the opportunity to harvest energy. By making those active surfaces look beautiful and appealing to people, we hope we can drive positive change. Generating solar energy circularly and from organic materials is new in the solar industry. Its energy payback time is only a few months and has a significantly lower footprint compared to classical PV panels. More importantly, the panels are multi-functional. Not
only do they harvest energy but they are also beautifully designed and therefore more likely to be easily integrated into our daily lives. In addition, they are able to let parts of the sunlight through. The skylights for the Netherlands pavilion will immerse the visitor in rays of light. The colours are carefully chosen to provide the perfect spectrum of light for the edible plants inside the pavilion to grow. The graphic design is made with a coloured Moiré effect; the lines interact with each other which will create beautiful light reflections in the pavilion and different shades of colour. The

How is solar going to be the future of creative economies? To tackle the world’s climate goals and to build a sustainable future we need to move away from just technocratic solutions and add emotional values. We need to take a long-term approach and think more than three generations ahead instead of just one, keeping in mind what we leave behind in this world. To achieve this goal, it’s inevitable that the technology of active surfaces harvesting energy must be combined with beautiful design, a design that we want to be surrounded by. We can only do that by working together and therefore need to seek new opportunities to work towards a future in which we can use our resources sustainably and efficiently. Beautifully integrating solar panels will help to make it more attractive to a wider audience. The panels are not only modular but also circular and made of organic materials, something that is unique when talking about solar panels. They are made of PET and are lightweight, which makes them easily transportable and reusable. Dubai and the greater UAE region, with its ambitions in the field of sustainability, are very inspiring to us. The E55z is a premium performance model - it is the largest and most powerful Bobcat machine with the ZHS design. The R2-Series mini-excavators are powered by the Kubota V2403 4-cylinder engine providing 36.5 KW (49 HP) at 2200 RPM. BUILT AROUND THE OPERATOR Like the very successful Bobcat R-series 2-4 tonne machines launched in 2018, the new R2-Series mini-excavators are built around the operator and are designed to take this philosophy a big stage further. This makes operators feel even more at home when working with these machines. Both excavators offer a best-in-class roomy cab with space where the operator really needs it, with more headroom, legroom and plenty of storage areas. A comfortable seat that can be optionally heated and fitted with a headrest ensures operators will enjoy working a full day in both of these new machines. The new 5-inch optional display panel takes comfort and visibility to the next level. The new R2-Series mini-excavators are equipped with state-of-the-art technology such as a latest generation
main control valve, dual curve joysticks and proportional thumb-controlled boom swing offset. ORYX MIX TO PURCHASE 10 NEW K 440 MIXERS FROM RENAULT TRUCKS

enault Trucks has announced another fleet deal for the delivery of ten heavy-duty construction trucks to one of the UAE’s leading concrete suppliers, Oryx Mix, to handle concrete industry requirements across the Northern Emirates. The ten Renault Trucks are additional to the company’s existing fleet of 240 units. The K 440 P8x4 Rigid Chassis models, equipped with 12 CBM transit concrete mixers and supplied by Renault Trucks’ partner United Diesel, will help to optimise local operations as a result of their functionality and fuel efficiency. Oryx Mix will use the trucks to transport ready mix concrete across the emirates of Dubai, Fujairah and Ras Al Khaimah. Oryx Mix’s new models will ease operations and increase efficiency, and at the same time deliver the highest levels of safety for its drivers. Every detail of the K 440 model is designed to meet the needs of Oryx Mix’s operations, by optimising business activities and productivity and maximising profitability. he incredible number of properties and apartments that look set to hit the market by September 2020 – just in time for Expo 2020 – mean sale prices and rental values will be under pressure. Lynnette Abad, Director of Data and Research, Property Finder, says: “With some 48,500 units coming onto the market by September, it will certainly be a buyers and renters’ market. More costconscious buyers are expected to pay keen attention to the market, and with so many of Dubai’s leading developers involved in many of the projects, they can expect high quality property at some very reasonable prices.”
Developments from dominant market players like Emaar Properties are expected to attract a great deal of interest, with Emaar – Dubai’s largest listed developer – registering a 260 percent increase in off-plan property sales last year compared to 2018. Emaar and Emaar Properties developments under construction will add nearly 4,000 more apartments to the city’s stock this year. Such is the ongoing confidence in Dubai’s real estate that this year will see completion of a number of vast projects – towers, housing developments and villa complexes. Meanwhile Wasl Asset Management Group’s enormous 2500 apartment complex at Ras Al Khor was set for completion in February, but is now at 89% completion. Wasl is also the developer behind a 1900-strong apartment development in Al Qusais, especially aimed at lower income buyers, offering affordable studio, one, two and three -bedroom properties. The development is slated for completion this month. Al Habtoor Group’s Al Habtoor City Residential Towers, comprising three towers of freehold apartments in Business Bay is due for completion in April 2020, offering a massive 1427 apartments.
