The African Center for Energy Policy (ACEP) is urging Ghana to turn to wind power as the solution to reverse the lingering energy crisis in the country. Some of Ghana factories and businesses have collapsed due to the prolonged power crisis. In 2015, the power crisis in Ghana was at its peak whereby over 900MW of power had to be shed. A Turkish Karpower barge which is expected to add over 200MW of power to improve Ghana’s situation arrived late last year. However, some parts of the country have still been experiencing frequent power cuts, a clear indication that the county’s power situation not stable yet. According to Mr. Greenstreet of ACEP, wind energy is cheaper and easier to operate. “Volta River lies between 2 comparable mountain range,” said Greenstreet. “Installing wind turbines in this corridor will utilize wind energy,” he added. A standard wind turbine at an average height of 120m with a diameter of 85m can generate 3MW of energy per unit. Turbines installed at a distance of 300m triangular can generate 9000MW of power believed to meet Ghana’s energy demands. Ishmael Ackah, Head of Research at ACEP revealed that wind can be the solution to the unreliable fuel supply for Ghana’s thermal plants.

Construction of oil refinery in new twist Construction of an oil refinery in Uganda has taken a new turn following a failed deal with RT Global Resources. The Johannesburg Stock Exchangelisted company has a 51 per cent stake in Cimerwa Ltd. Pretoria Portland Cement’s financial results indicates its bases in Zimbabwe, Botswana and South Africa were depressed. This was as a result of narrowing market and declining cement prices in Southern Africa. “The recently commissioned plant in Rwanda added almost R200 million ($13.4 million) to Pretoria Portland Cement revenue. This reflects the importance of an increasingly diverse operating base,” a statement from Pretoria Portland Cement said. Although group finances declined by one per cent to US$304.3 million, the financial results released on June 14 indicate that Cimerwa Ltd contributed remarkably to the top line. The group’s revenue before tax, interest, depreciation and amortization rose by two per cent to $72 million. Net profit mainly attributable to shareholders increased by 35 per cent to $24 million from $18 million, boosted by the sale of non-core assets. The firm’s South African operation’s revenues before taxes, interest, depreciation and amortisation dropped by nine per cent to $41 million. The operations in Rwandan are however embroiled in smuggling accusations, which could drastically lower the company’s earnings. Though the particular value and volume of cement smuggled is unknown, the racket has gone on unchecked. 5

By Anthony Kiganda hortly before the UK embarked on a voting process on whether to remain or depart the European Union, construction players in Britain had cautioned against exiting the EU saying it will hit hard the housing sector that was already experiencing a crisis. This was a genuine concern given that the UK construction industry is heavily reliant on its ability to access skilled foreign labour from the EU. This derives primarily from the fact that there are insufficient numbers of new and existing skilled workers entering the sector from the UK market. Now that Brexit has become a reality, everyone is trying to come to terms with what the decision of the UK to leave EU really means. The reverberations of this move 14

have been felt in the UK and further afield but it is yet to be determined how far reaching the effects will be. The U.K maintains deep ties with many African countries, and the turbulence initially caused anxiety on the Johannesburg stock exchange in South Africa for instance Africa’s power house and there are fears that its effect will soon be felt in the construction sites in the rest of Africa. As a matter of fact, the impact of Brexit was felt immediately in South Africa with a steep drop in the Rand. Although the currency quickly recovered from the shock, jitters still remain. Mr Joe Collins a director with African Supplies Limited a leading Uk based company supplying products and services to the construction industry in Africa feels that Africa has greater things to worry about than Brexit given August 2016

Collins says.” There are greater influences impacting on the African construction at the moment and these are related to declines in government revenue across much of subSaharan Africa and subsequent government expenditure. These are predominantly driven by the fall in values across the commodity sectors. The impact on GDP growth in the region is quite dramatic and if the construction sector is a barometer of the state of an economy, declines in new construction of up to 40% do not bode well. Its for the better But Frans Pienaar chairman of Inyatsi Construction Group in South Africa is of the opinion that Africa stands to gain than to lose following Brexit. Pienaar says that the UK might now deepen its ties with African countries. This he believes will result in more and more projects being funded by the UK in Africa. Collins on his part feels a weaker pound will improve Britain’s export competitiveness in the African marke. “There are some potential scenarios that may or may not come to pass. The immediate fall in sterling value of course makes British products more competitive. With small exceptions, there are few UK made products that have widespread distribution, but perhaps there is now more of an opportunity. Worker migration “There seems to be widespread concern from South Africans in the UK that they may be forced to leave. I am not convinced that it will happen though. Most of them brought with them significant skills when they entered the UK and the need still remain,” In the event that skilled South Africans construction workers decide to return home, then it means a major boost for the industry that has over the years been affected by brain drain.

It is early to pre-empt what the future of the industry looks like.” Piennar concludes. Collins agrees that the effect on UK development aid on the other hand has yet to be seen. If the UK economy fails to grow as a result of Brexit, pressure will be put on the government to reduce development aid. In 2016 DfID has a budget of £ 11 billion, much of which is directed towards projects in Africa. Construction materials sourced from Europe and the UK will face turbulence because of price caused by exchange rate fluctuations for one. It is a view that is largely shared by Daniel Kuyoh a financial analyst at Alpha Africa a leading asset management firm in Kenya. He says that in the short term there may be no major shifts within the construction

The UK was a really important transit route for us,” At the end of the day, what will really be the decider will be the direction the European Union and the UK economies will take. Weaker currencies will mean cheaper imports of machinery and materials from Europe. Kibaru agrees saying “The cost of importing construction products will depend on two variables: the strength of the Euro and the tariff situation. “If the Euro weakens then it means that we will import products cheaply. On the other hand if the tariffs are too high, the cost of importation will increase significantly,” he offers. Ultimately the consumer will have to bear the brunt of a British exit. For sure, the Brexit decision and what it bodes for Africa is still unclear and the only thing that is certain is the uncertaintly as to what Europe and the UK will do next as regards trade with Africa which will have an impact on local economies and by extention the construction sector. Motor grader moldboard maintenance

By Leonard Lubwa otor graders are the stalwarts of the road construction industry in Africa. Owing to the fact that these heavy-duty machines perform under extreme conditions, they need to be looked after so that they continue to perform optimally. Graders are especially essential in Africa when it come to perennially grading rural roads that are constructed with only earth and a layer of murram and are prone to getting rutted and corrugated overtime due to the annual weather changes and heavy trucks taking produce to market from farms, animal drawn carts and buses. The motor grader’s moldboard, the moveable blade ring-mounted beneath the grader’s frame, can be swivelled vertically to adjust the angle of the blade itself. Moldboards come in various sizes, depending on motor grader model and function. A good moldboard is critical for a grader to perform its work well and so since the operation of the entire motor grader machine rotates around its blade, or moldboard, and its precise movement – from the turntable and frame, to the hydraulic cylinders and gears, all these parts then need to be taken care of and well maintained. The moldboard Because of the moldboard’s hard cutting work, keeping it in tip-top shape is crucial and essential for ensuring a motor grader’s productivity and longevity. It is vital for the operator to perform a basic pre-use inspection of a 18

motor grader. Ideally, operators should also perform periodic inspections during pauses in operation during the day and after shutting down. There are high levels of wear and tear on the cutting blade, or blades, attached to the moldboard, especially if the blade is pitched back, rather than at right angles. For this reason therefore, blades need to be regularly inspected and replaced – in some cases, even on daily basis. Depending on the surface being prepared, blades should be checked after every 25 to 50 hours of operation. In case the blade gets too worn out before it is replaced, the performance of the moldboard will be compromised. Failure to maintain the blade's edges and the bolts that keep them in place, you may end up having to replace the whole moldboard. The cutting edge The blade that's bolted to the moldboard has a cutting edge along its bottom. For optimal operation the grader’s blade needs a good cutting edge. Depending on the grader, there may also be cutting edges attached on each side of the blade. It is the cutting edges that do the real work, cutting into the material to be graded. The time it takes for the edges to get worn down will depend on how abrasive the material is and on factors like the angle at which edges make contact with the material. In road maintenance applications, it mixes the aggregate evenly as it is spread to create the new surface – a critical aspect to ensure the durability of the road repair. The design also requires less power to move more material, resulting in more fuel economy. In addition, the multi-radius ‘involute’ moldboard moves material more efficiently, so the job gets done faster. Generally a motor grader performs optimally with about 3.5 centimetres of useable space exposed on the cutting edge. If this edge gets worn down too far, the grader won't work as it should. There's also a risk of wearing right into the moldboard, which may then have to be replaced. Depending on the type of material a grader is cutting, manufacturers recommend that you visually inspect cutting edges after every 25 to 50 hours. Blade slide and turntable The blade slide enables the moldboard to move on a swivel track, and it should be checked on a monthly basis or so. The bronze or metal shim glides that control the blade slide’s movement is also subject to wear and tear. Luckily, replacing and removing the glides, which are located on four different points and should all be replaced simultaneously, is a quicker and easier process. To make sure your machine gives you the fine and smooth cut you want, the brushings in the slide also can’t give too much play. If the movement of the slide is too loose, the clevis pins keeping it in place should be replaced. The operators cab A good grader operator’s work is only as good as his comfort and safety. Mixed use development gains currency in Kenya A fully integrated mixed-use development means adequate parking space, convenience and the live-work-play concept.

ith an ever increasing population coupled with the high cost of land, Kenya has opted for universal alternatives by reaching for the sky. Developers have resorted to mixed use developments offering them an opportunity to offer much needed parking adequacy, convenience and the live-work-play concept. The developments In the Westlands neighbourhood of Nairobi, construction of what will be the tallest mixed use ultra modern complex in Nairobi is nearing completion. Dabbed Le’mac, the Dubai styled 24 storey project is built on a 1.32 acre piece of land and represents a new class in real estate development. The mixed use complex will house a banking hall, a café, restaurant, showrooms and residential apartments. Mavji Varsani the director of Mark Properties, the firm behind the project says that Le’mac is intended to mimic residential buildings in Dubai that incorporate play grounds, offices and retail space. “The society is fast changing and so is its lifestyle. Le’mac seeks to offer a solution to people who want to have easy access to offices from their houses with the aim of saving time,” offers Varsani. The UK based developer says that in London mixed use developments are more the rule than the exception. August 2016

On Limuru Road Two Rivers Mall which sits on 102 acres integrates the retail mall with two office towers with a total of 215,000 square feet. Like Lemac it has residential apartments, hotels, and recreational space. It spans 62,000 square metres. The Centum Group project was due to open in March 2016 but was delayed to allow all 190 tenants to finalise preparations. But these are not the only signals that Nairobi is fast adopting the new model. Along Thika Road in Nairobi, another mixed use development called Garden City has already opened its doors. It has 50,000sqm of retail space, 20,000sqm of office space. As with Le’mac, it has 420 apartment and town houses, 120-room business hotel and a three-acre park. The development which boasts the largest solar panelled carport in East Africa has been granted vision 2030 private sector partnership status. On the other hand The Hub which opened its doors this year has slightly over 1,000 parking bays on the retail side which also hosts office space. According to proponents of this model, when all one needs is within easy reach, there is greater efficiency. For companies, this will mean higher productivity in work places while for employees who live within the developments; it means more time for families and recreation with less time in traffic. The convenience works for both the employer and employee. “It’s a very encouraging direction. This model presents opportunities and better ways for companies in a new kind of office occupation. It has not been a common thing in Nairobi so we are showing the market the benefits of having workplaces in a predominantly retail environment,” says Ben Woodhams who is the Knight Frank Kenya Managing Director. His views are echoed by Varsani who says that mixed use developments like Le’mac can boost efficiency at work places. Devolution For years, Nairobi has long been the main focus of Kenya’s property market. In 2015, the World Bank ranked Nairobi 16th out of 35 African cities by rent yields for the four main segments of residential, office, retail and industrial. However, devolution of powers to local authorities is emerging to be a game- changer by opening up new 32

opportunities beyond Nairobi. Observers say mixed-use complexs will become increasingly common and expand out to the middleincome segment. Real estate sector in Kenya remains the most attractive venture for investors according to 2016 data from the Kenya National Bureau of Statistics. The real estate sectorâ&#x20AC;&#x2122;s year-on-year growth at the end of third quarter of 2015 was 5.4 percent. The data echoes Cytonn Investmentsâ&#x20AC;&#x2122; report which shows that in the last five years real estate generated returns of between 25% and 30% making it the most lucrative business to venture into with zero losses. However, critics are skeptical about the growth of this sector and whether it will be able to maintain a return on investment. This they say, is because the sector is mostly local oriented with a small percentage of foreign investors. Housing deficit But according to the National Housing Corporation, there is a housing deficit of more than 200,000 units per year for the low- to middle-income market. Most of the ongoing projects target the higher classes, and prices have skyrocketed. The starting price of a two-bedroom apartment in areas like Kilimani in Nairobi is about Sh20 million (US$200,000). Rentals have also followed this trend making the market intricate as lots of new residential buildings remain empty. But Versani says their apartments are affordable adding that construction of Le,mac marks the beginning of similar projects that Mark Properties will erect in the country. August 2016

One such project is Redstone House which is a breath of fresh air for Bugolobi, a suburb in the city, which has experienced a shift in construction from mainly residential to commercial. The building’s exterior is unque and arguably a first for Uganda. It features a combination of natural red and grey stone, hence its name. The chic building design has been crafted to portray an immaculate corporate image with bold elements that suit the character of the modern working environment through the installation of basic provisions such as a functional roof top area on the terrace floor, ICT on all floors, air conditioners, wet and dry fire extinguisher systems, a 350 KVA standby generator, adequate water storage, and a contemporary building management system that facilitates the state-of-the-art communication and security network for the tenants’ safety. Redstone House is situated on two plots: plot 7 Bandali Rise and 10 on Bandali close, with plot 10 exclusively left as parking space for 90 vehicles. The interior finishes are comprise of high quality polished porcelain floor tiles, plaster and paint, timber panelling, granite cladding, acoustic coffered ceilings and effective lighting lobby areas hence creating a receptive ambiance. All of which were innovatively incorporated with locally available materials and some imported from Kenya. companies, NGOs etc. Each floor space is 513 square meters, with two female and male wash rooms respectively and one for the disabled. The project involved the design and construction supervision of an unfitted office building at a cost of US$ 3.1 million. In addition to the faĂ§ade which is garnished with red and grey stones, making it environmentally friendly, the solar reflective glass windows keep internal temperatures down and reducing the energy costs associated with air conditioning. The buildingâ&#x20AC;&#x2122;s flexible layout also allows for various types of air conditioners. The proximity of the building to other amenities and infrastructure makes it an ideal location within this commercial area. Challenges The tight nature of the site presented exceptional challenges while the fact that it was a residential area previuosly there was delayed relocation of the occupants. In addition there was delay in procuring of some building materials used since they were to be imported from Kenya.

Why do we need lightning protection? Lightning is one of nature's most powerful and destructive phenomena.

ightning discharges contain significant amounts of electrical energy and have been measured from several thousand amps to over 200,000 amps - enough to light half a million 100 watt bulbs! Even though a lightning discharge is of a very short duration (typically 200 microseconds) it is a very real cause of damage and destruction.The effects of a direct strike are obvious and immediately apparent - buildings damaged, trees blown apart, personal injuries and even death to humans. Geosynthetics materials with functional added value

eosynthetic materials have been successfully installed as effective barriers in various types of earth and concrete structures over the past 5 decades or so, and the technology has continued to evolve. Geosynthetics comprises of more than 100 different products available in the market and these can be categorized into: Geotextiles; Geogrids; Geonets; Geomembrane; Geosynthetics Clay Liner and Geocomposite. Products differ as well from the raw materials, such as polyolefin (Polypropylene and Polyethylene) or polyester, changing the mechanical and chemical behaviour of such products. Usually in the overall project, geosynthetics are categorized through their role or function in the design or project such as any other engineering materials. Functions There are 7 functions recognized for geosynthetics and they include the following: Filtration; Separation; Reinforcement; Drainage; Barrier; Surface erosion control; Protection. Nevertheless, each product can work for one or more functions at the same time: Geotextiles placed on soft soil will usually be designed on the basis of its reinforcement capability, but separation and filtration might certainly be secondary and tertiary benefits. At the beginning, geosynthetics were not used in

critical applications or they were mainly used as â&#x20AC;&#x153;bufferâ&#x20AC;? for safety, usually to cater for incorrect installation or poor quality workmanship. Almost 100 years later, geosynthetics are now widely used in many civil and mining sectors as a key-role player in the overall project, which can be the reinforcement of roads, lining of a heap leach pads, or just a simple erosion control on the shoreline. The development of Africaâ&#x20AC;&#x2122;s infrastructure in the area of roads, bridges, railways and annexes is the best opportunity for geosynthetics. In Africa geosynthetics are rarely used and when they are, they cover the buffer-role and not key-role. Many roads are still built using traditional design, requiring many borrow sources and high technology equipment. This overall scenario occurs not only in roads, but in dams, drainage, slope stability and erosion control measurements. Factories are rising up over wetland areas due to revised urban regulations in siuations where the soaked in-situ soil cannot even sustain a trucks weight. In such a scenario, where a traditional solution would have rock dump or even piling, geosynthetics has successfully supplied a feasible alternative for the development in Africa. Roads Roads are the key for the development of trade between regions and the Romans understood

Africa desperately needs roads and railways to link the various business, however more than half of Africa is in the tropical region, where tropical soils are a challenge when building roads or even railways due to the high swelling and low mechanical performances. Geogrids can reduce the quality of the pavement layers in order to avoid the use of crushed stone, while geocomposite for drainage can intercept seeping water and geomembranes helps in avoiding any moisture getting into the pavement.
