t’s been a busy first few months of 2011 as we have been going through a transition in the sales management at Cordillera Ranch. This transition has given me the opportunity to become more involved in the Cordillera Ranch Living magazine over the past couple of issues as well as some of the marketing and sales responsibilities at Cordillera Ranch, in addition to the other projects with which I’m currently involved. In February, we welcomed Barry Denton aboard as the Director of Real Estate Sales for Cordillera Ranch. Barry’s extensive background of real estate sales management, marketing acumen, and appreciation and love of the game of golf make him a great fit. Barry comes here uniquely qualified to understand the Cordillera Ranch community and attest to the Clubs of Cordillera Ranch lifestyle because he was already a property owner and member at Cordillera Ranch. Barry is well-respected in the real estate and golf communities throughout Texas and has hit the ground running full-speed with our sales and marketing team. If you have a minute, feel free to stop by and say hello to Barry. This issue of the magazine is one that highlights a Cordillera Ranch family that has made a tremendous impact in the medical community. The amazing surgeries that Dr. Jimenez and Dr. Barone have performed and operations that they have created have saved lives and have drastically improved the recovery in procedures as daunting as brain surgery on young children. The shared passion they have for their life-changing craft is tangible in this feature story on a family that clearly works hard to provide a beautiful home and environment for their family. They have provided a unique lifestyle to their own family, but they have clearly given a second life to many more families. Lastly, I hope you enjoy the piece on the Cordillera Ranch Shindig. This sometimes-annual event is a keystone social event in the community that is instrumental in raising funds that shape the lives of so many people in Kendall County. Wikipedia defines a tradition as a practice, custom, or story that is memorized and passed down from generation to generation, originally without the need for a writing system. Traditions are established over many years in a mature club and many events are now considered as Cordillera Ranch traditions.

Wednesday nights. During the evening the Club draws a member’s name from a hat and the lucky name drawn wins that evening’s jackpot. Since its creation in August, three lucky members have been awarded over $1400. Not a bad way to support your Club and enjoy the camaraderie of your fellow members! (Must be present to win.)

Tuesdays are known as “FAMILY BUFFET” night, providing our membership with a value priced buffet and complimentary dining for children under twelve years. We are currently featuring “Italian”, “Mexican” and “Home-style” buffets.

New this year, the Club provides a different experience every Thursday. Many of you have already enjoyed some of these events, the WINTER HOEDOWN, COOKING WITH CHEF AND DRINKING WITH JEFF, THE GILLES DESPREZ WINE DINNER, THE JEFF GAFFNER WINE DINNER, SEAFOOD EXTRAVANZA, and THE FIRST ANNUAL CORDILLERA CRAWFISH BOIL.

Wednesdays have become a very popular evening for member dining with the help of our WINE TASTING SERIES and CORDILLERA GOLD RUSH. Wine Tasting begins as 5:30pm. Members can sample wines from all over the world in many different varietals. It’s a great opportunity to learn about wines, while meeting and socializing with other members. The Club’s ‘Cordillera Gold Rush’ drawing has also found a home on

Finally, our C-Star Ranch Menu and Cordillera Signature Dining Menu have both undergone some re-engineering. Our C-Star Ranch Menu still offers traditional items, and member favorites, but several new items requested by members have been added. Our Wine Tasting Series has become a “can’t miss” event every week. Members enjoy fantastic wines from around the country and world and have the opportunity to purchase highly allocated wines.

This New Year has brought many new events along with a revised wine list that has teased, tickled and expanded the palates of the membership. On January 27th, many enjoyed the expertise of Chef Bryan and his culinary team. The expertly crafted wines of Gilles Desprez were sampled while dining. Gilles dissertated and taught the attendees about the French wine growing region of Laungedoc. The menu took the members on a tour of the Mediterranean. Gilles’ wines were first introduced to the members at a Wednesday night tasting on October 13, 2010. Gilles’ charismatic personality and beautiful wine blending was so well liked we brought him back for January’s wine dinner. We were very fortunate in February to have the enormously acclaimed winemaker, Jeff Gaffner, attend as our guest on the 17th. In addition to Saxon Brown, Jeff has won critical acclaim as the consulting winemaker for several high-end boutique labels including Xtant (Napa Valley), Hestan (Napa Valley), Stephanie (Napa Valley), Black Kite Cellars (Anderson Valley) and the soon to be released Ram’s Gate (Sonoma Valley). Jeff’s 2006 Hestan Cabernet was by far the favorite of the evening. This wine was also named the #15 wine of the year by Wine Enthusiast magazine which also gave it a scoring of 97 points. His blending is truly a work of art. Along with these very popular wine dinners we have continued to build on the momentum of 2010, which is making our Wine Tasting Series a “can’t miss”

event every week. Members enjoy the fantastic wines from around the country and world and have the opportunity to purchase highly allocated wines. Some of the highlights have been our Boutique Wine Tasting, which gave members a chance to try the new vintage of Temple and wines produced by “Screaming Eagle” winemaker, Andy Erickson. We also had an incredible response to Bubbles, Chocolate and Strawberries, which got everybody in the mood for Valentine’s Day. We have a real treat planned for the end of March. This will be our Mars and Venus Wine Dinner. This will be two wine dinners on the same night. Couples will start out with passed appetizers and then split by gender into their corresponding dinner. The dinner will then end as the couples reunite for dessert. It is sure to become an annual event. At last the often talked about Member Wine Tour to Italy has been scheduled and the finishing touches are being put together to offer a one of a kind tour of Tuscany. The schedule will require all to meet in Rome on the 5th of September, where we will travel by train up to Tuscany. This will allow many to tour all of Italy and then connect for the tour. TARGETING YOUR WEAKNESSES By Marc Dewall

One of the things that always surprises me is the fact that most golfers do not commit to practicing the areas of the game where they struggle the most. If you recognize your short game is bad or you are not a good putter, it is time to start practicing with a purpose. If you are not sure where you need to get better, start with the following drills: PITCHING Set up or identify three target circles, each with a five-yard radius, at 30, 40 and 50 yards. Hit ten pitches, alternating randomly between the targets and score how many land within the intended circle. BUNKERS Set up or identify three target circles, each with a five-yard radius, at ten, 15 and 20 yards. Hit ten bunker shots, alternating randomly between the targets and score how many finish within the intended circle. CHIPPING Set up or identify three target circles, each with a six-foot radius, at 15, 20 and 25 yards. Hit ten chip and runs, alternating randomly between targets and score how many finish inside the intended circle.

HOLING OUT Set ten balls around a hole on a small slope about four feet from the hole. Score how many putts you hole out of ten. DISTANCE CONTROL Set up or identify three target semi-circles, each with a four-feet radius, behind the hole at 20, 30 and 40 feet. Hit ten putts, alternating randomly between targets and score how many finish beyond the hole but within the intended semi-circle. Completing these tests will help pinpoint your problem areas (for example, only one in ten shots into the circle from the bunker means you need a bunker lesson). Taylor Coleman (age 14) is one of Cordillera Ranch’s most accomplished young golfers. With an extensive golfing resume, Taylor is constantly working on the various facets of her game. An avid tournament golfer, Taylor sat down with us to briefly talk about some of her highlights, and where she’s headed next.

WITH TAYLOR My name is Taylor Coleman and I love being a member at Cordillera Ranch. Our practice facility is better than anything else in South Texas. We have the best practice greens and short game areas. I love hitting Pro-V’s on the range because that’s the same ball I play with. I can practice any shot I need to work on, either on the range or on hole 19 or 20. I especially like to dial-in my 90-120 yard shots on hole 20. I also love the staff at Cordillera and the fact that they are all so nice.

NAME: Gabe Garcia HOMETOWN: San Antonio FAMILY: Wife Gail-Elaine Kids Emma 9 and Madeline 6 HOW DID YOU GET INTO YOUR FIELD? Growing up, I was exposed to construction projects of different types across the state and across the country from high-rise hotels to 400-unit apartment projects and just about everything in between. When given the opportunity to join a general contracting firm, I jumped at the chance to start in a new direction. My old direction was accounting, ugh. My first project was an apartment re-habilitation. My next project was an industrial office and warehouse building. From there, the projects varied as they do for most general contractors. The point is that each project had new challenges. I relished that variety. I then moved to the custom home arm of the company. You might think that was a move in the wrong direction for someone who was looking for new challenges on each project. Quite frankly, the custom home industry brings the same variety of challenges, but with an added key component, the client. While there was interaction with the owner or owner’s representative of the non-residential project I was on before, custom home construction is personal. The new challenge is that each project is not personal for me, but understanding how each home is personal for the client and that each client is uniquely different. The interaction with each new client from the beginning of a project to the end of each project fulfilled the need for the variety that I was looking for in my career choice. Building homes for clients, not faceless end users, is definitely what makes this job fun for me. I’d like to say that when it comes

to custom home building, I’ve seen it all. I know I have not and I will never. Each client teaches me something new and allows me to grow as a builder, business owner and as a person. Aside from my family, what else could I ask for. PS. I still enjoy the occasional commercial project. HOW LONG HAVE YOU BEEN WITH CORDILLERA RANCH? Since 2005 when we built the Clubs of Cordillera Swim Facility and Cabana Grill. WHAT IS YOUR FAVORITE ASPECT OF WORKING IN THE HILL COUNTRY? The people are in a good mood everyday. Fitness Exercise: STICKING WITH THE PROGRAM

The New Year is well underway and some of you may have fallen off of your new year’s resolution goal or didn’t necessarily make one at all but are interested in getting into a fitness regimen. If exercising more, getting into shape, losing weight or gaining muscle mass is a goal you’d like to strive for; I have some tips that may just get you there. It is not starving yourself. It is not running 10 miles your first day you commit to running and it is not the old adage “no pain no gain”. CONSISTENCY…….this is the key to your success. Everyone falls into the same rut right off the bat. We get pumped up that there is no stopping us this year, with great determination. This is great. But, come late January to early/mid February that steam runs out. What happened? What most people do not realize is that motivation only lasts so long, you need to be consistent. So, trying to max out on your lifts every workout session is not going to help your goal. Trying to run your fastest mile every time you get on the treadmill is not helpful. Be consistent. This is my motto even for me. So, how did I accomplish being consistent? You will accomplish your goals with an understanding in mind and having a plan. So, let me first tell you how your motivation works. You get yourself pumped up and ready to go with tremendous determination. This is great because it will carry you very close to your goal. But, you need to realize that after 4-6 weeks that motivation and your hard determined workouts are going to give out. So, this means one of two or possible both things will happen. 1.) You will mentally get burned out or 2.) You will get a physical ailment which will stop you from working out So, how do you counter these ruts? Have a plan that will help you be consistent. Every one of my clients, and I do mean everyone from my youth athletes to my

24 | MARCH/APRIL 2011

general population follows the same guidelines. While the person is hot and eager to get fit we hit our workouts hard, but around the 3rd to 4th week I start to ask how my clients are feeling because I know that around the 4th to 6th week they are going to show me signs. Here are some signs: 1.) I have been feeling aching lately (legs, muscles, or joints) 2.) It has been tougher to get going 3.) I am needing longer rest breaks 4.) The boost of energy during your exercise and during your day turns to fatigue So, here is what you do. You simply change up your routine. Here are some examples on how to change up your routine. 1.) Give yourself more rest time between your sets. (I give out more rest time and decrease the number of sets that we’re performing). 2.) Change your main focus. If you are lifting weights change it to a cardio focus. 3.) Start doing yoga as your main workout. This is a great way to mentally re-focus to another round of increased intensity. 4.) Get a partner 5.) Take a strict one week break. I have used every one of these techniques with my clients and their consistency and intensity have always stayed sharp. So, while the New Year is no longer necessarily the “new year,” you can still take steps in achieving your fitness goals by keeping CONSISTENCY in mind. Dr. David Jimenez and Dr. Constance Barone are two gifted surgeons, who also happen to be husband and wife. With two careers and three children, they both seek the end-of-the-day solace and serenity of their Cordillera Ranch home. By Ben Schooley Photography By West Vita

As fate would have it, they ended up at Temple University together. ”We did heart transplants together. The exciting part was picking up the heart. We’d take the helicopter or the jet and then rush into the OR to take the heart out. We did that like 20 times in one month. It was exhilarating!” They quickly realized they found great joy in operating together. Together, they created 5 different operations for children with premature closure of the skull, and have written many books and articles about it.

“I knew in kindergarten that I wanted to be a surgeon. I have the photos to prove it!” Dr. David Jimenez laughs from the kitchen table of his Cordillera Ranch home. And sure enough, his passion for surgery has stayed with him to this very day. Sitting beside him is his wife, Dr. Constance Barone. What is unique is that she is also a surgeon, and shares the same unbridled passion for surgery. Together, the two of them have spent their entire careers perfecting the art of surgery, and in the process, have garnered reputations around the world as two of the finest surgeons in their disciplines.

Constance begins, “I’m from Fitchburg, Massachusetts. My dad was a pharmacist, and all my brothers and sisters are pharmacists now. My grandfather started one of the first pharmacies. But I knew I wanted to be a surgeon early on. I liked the technical side of surgery. My mom wasn’t really too excited about all the schooling, but she was the one that taught me how to sew.” David had similar beginnings. “My father was a businessman, and my mom was a homemaker. I knew in kindergarten that I was going to be a surgeon. I have the pictures to prove it! At the end of kindergarten, they asked all the kids to

dress up the way you wanted to be when you grow up. So my mom made me a whole outfit which included a surgeon’s hat and mask. So yes, I knew I wanted to go into surgery. When I graduated from medical school, she had saved the outfit and gave it to me.” They both pursued their undergrad degrees, moved on to medical school, and as fate would have it, they ended up at Temple University together. Constance was a senior resident, working through a 5 year assignment in general surgery. David explains, “I had moved into a neurosurgery residency at Temple. There were 4 senior residents, and she was


one of them. By pure fate I got signed to her service twice in a row. We did heart transplants together. The exciting part was picking up the heart. She would let me go as an intern, and we’d take the helicopter or the jet and you rush into the OR and take the heart out, and we then had to time the other patient to be ready. We did that like 20 times in one month. It was exhilarating!” The two of them continued honing their craft, and graduation neared. Constance continues, “We were doing a lot of abdominal surgery, all the head and neck surgery, and a lot of cardio-thoracic surgery. It really ran the whole gamut. I

did so much head and neck surgery that I felt bad for the patients because they had so many deformities. A colleague said that I should go into plastic surgery so that I could help some of these people. I got into NYU’s Plastic Surgery program. At the time of my graduation from Temple, I was the 3rd woman to graduate from there.” However, before they both graduated and went different directions, it was David’s birthday. David laughs, “Constance had gone through the programs in an accelerated fashion, and so she was way ahead of me. We were working together, and making rounds,

and I told her it was my birthday.” Constance continues, “He asked if I wanted to go out, and I told him I thought it was a bad idea. He told me that I had to, because it was his birthday. Sure enough, we went out, and we were engaged three months later!” While they had the typical points of attraction that exist in any relationship, there were additional variables. Constance explains, “As a surgeon, I saw him operate. When your skill is all that you’re about, it’s impossible to not have a lot of admiration and respect for someone that is so into their craft. David is a

greatly gifted surgeon. You can train safe surgeons, but you can’t train gifted surgeons. Surgery is something we’re both really, really good at and absolutely love. If those things aren’t there, it’s almost impossible.The OR has to be a place where you are the most comfortable. I do surgery almost every day – 29 years. We both love it and are blessed to find something we really enjoy.” With David still in school, and Constance’s imminent NYU departure, they had some tough decisions to make. “She was willing to give up her plastic surgery in order to stay in Philly with me. I knew that plastics were perfect for her, and her admission to NYU was amazing. I told her that she had to go. It was a 2 year deal for her to be at NYU. So we decided to get married. I knew we would both be busy; I mean I was working 140 hours a week. So we were married in May and she left in June for 2 years. The commitment to being married is what kept us together throughout that time.” After a rigorous two year plastic surgery program, Constance was called back to Temple. David had a year left, and she was brought in to be the Director of the Pediatric Burn Center. David began looking into more pediatric neurology, while Constance wanted to do more training in cranio-facial surgery. So, together, they went back to NYU for an additional year of training. They also quickly realized they found great joy in operating together. Constance explains, “After our fellowships in New York, they wanted us to stay. But we were recruited at Missouri, and we were there for 13 years. Together, we created 5 different operations for children with premature closure of the skull, and we have written many books and articles about it. Kids come in from all over the world, and we do 4 to 6 students a month. We teach courses to physicians from all over the world about the procedure. It’s changed a 6-8 hour operation into a 45 minute operation. It’s all done endoscopically.” David continues, “100% of the kids needed blood transfusions in the old days that had this procedure. They would need to be in the hospital for a week. The last 50 cases we had done averaged 3 hours. 1/3 of the patients required no blood transfusion. There are some surgeons I won’t operate with, but Constance is amazing. You operate

your craft in a certain way, and some doctors are messy and tear things. We are surgeons first –the husband and wife thing is secondary. When we go in the operating room we are surgeons. We are the most comfortable in the OR.” And the success of their procedure, known as Craniosynostosis, has transformed countless lives. “Our surgery technique was used by a French plastic surgeon. I looked critically at the results, and the kids were improved but were still not perfect. And that just wouldn’t cut it. I was pregnant with our son, and I told David that I just wasn’t happy with the results. David’s known in the neurosurgery world for endoscopic neurosurgery. He said that he was sure we could come up with a way. So we came up with a whole set of molding helmets. Then in Missouri we started off on one patient and very little has changed from that first patient. You can’t even tell that they were operated on. We take great pride in that,” Constance explains. With three young children, David and Constance’s careers continued to present them with new opportunities. David says, “We were so blessed in Missouri. Then I was recruited to be chairperson of the neurosurgery program and Constance was being recruited to be the chief of the plastic surgery division Case Western in Cleveland. She went up there for a couple of interviews, and they really wanted her. Just about that time I got a call from the search committee from the UT Health Science Center here in San Antonio. Their neurosurgery program had completely imploded. They had lost all their surgeons; they shut down their residency program. The university system had never realized they couldn’t have a trauma center without a neurosurgery program. So they had to have people cover the neurosurgery calls. So I knew they were a mess, and when I interviewed, I looked at the prospect of Cleveland or San Antonio. I had been down before, and knew that I would like the town. I interviewed for 3 straight days. The guys asked me what my wife thought about moving to San Antonio. He asked if she would like being the chief of plastic surgery here. So she saw the city, fell in love with it, and while she was interviewing, we heard about Cordillera Ranch.” Constance explains, “Tracy Harris was our sales agent here at Cordillera

Ranch. Tracy showed us the plan for the clubhouse and the gym and everything. We didn’t have a house or a lot, but we put a deposit down on the clubhouse! We knew we would be happy here. We were here in San Antonio, and we knew we had 4 days to find a home. Tracy called us on day 3 and told us he had the perfect home for us. And sure enough, it is. We’re not too far into the Ranch, we’re close to the gate, we love the land, it’s a great house for entertaining, the kids love it, the kids feel safe, we love the activities at the club, and we just love all that Cordillera has to offer.I LOVE Cordillera Ranch,” David says. When working as surgeons, there is invariably the possibility of things not going as planned. As surgeons, and as husband and wife, David and Constance find great comfort in one another. David explains, “Fortunately, we do very well with our success rate with the surgeries. The kids that we operate on are all totally normal kids. Once we fixed their problems, they are perfect happy kids. Connie also has a very busy and successful cosmetic surgery practice. But my area of pediatric neurosurgery is pretty heavy. They have these awful deformities. Just 2 days ago I had a beautiful little kid that had a tumor that had been operated on 5 times. I operated and took the whole tumor out. owever, we had a massive recurrence and a few days later the baby died. But a strong spiritual foundation helps you get through it.” Constance adds, “It’s nice that we’re both surgeons so we understand what the other is going through. It’s nice to not have to explain everything we have been through, and so I can understand what he has been through with some tougher cases. We face life and death all the time. We appreciate everything that we have, everything that we go through, and we appreciate each other so much. And we just couldn’t be happier.” With busy careers and three children, David and Constance find great solace in their family and the serenity at Cordillera Ranch. KAYAKING GUADALUPE RIVER By Shane Reynolds

With the spring upon us, there is no better way to explore the Guadalupe River than by kayak. The Club has a fleet of kayaks for our members and their guests to utilize and invite you to come give it a try. We’ll have several complimentary Learn to Kayak classes offered in March and April. We teach kayaking on Swede Creek Lake, a very controlled environment and great place to learn to paddle before heading out onto the waters of the Guadalupe. When I mention kayaking to our members, I often get a shocked look and comment of “I don’t want to be trapped inside a kayak if it flips.” That comment is simply referring to a whitewater or touring kayak with a cockpit and spray skirt. The club has all sit-on-top and inflatable kayaks, which are the easiest and safest kayaks to paddle. Sit-on-tops have similar hull shapes to their traditional counterparts, but instead of sitting inside the kayak,

you sit in a molded-in depression on top. Sit-on-tops share many benefits with traditional sit-insides, but are easier to use. There are sit-on-tops for fishing, surfing, touring, scuba diving and more. Sit-on-tops have a few advantages over sit-insides, one of which is comfort. Paddlers with large body types, long legs, or limited flexibility feel less confined paddling a sit-on-top. One of the biggest benefits, though, is the self-rescue. Because sit-on-tops have an open deck rather than an enclosed one, there is no risk of being trapped in the boat if it tips over - no need to practice rolls or wet exits, which really appeals to new paddlers. From its headwaters outside Kerrville, the Guadalupe River flows over a limestone bed lined with beautiful, huge, old Cypress trees accented by Pecans, Sycamores, Elms, Live Oaks, and others that add to the scenic attraction of the river. The river is slightly narrower near

the headwaters with shallow banks and gravel bars, with fewer rapids. The gradient increases as it moves towards Cordillera Ranch, where rapids exist just below the ranch at Bergheim as the river makes it way towards Canyon Lake and ultimately towards the Gulf of Mexico. The water quality in the Upper Guadalupe is generally very good. However, it will become muddy after rainfall, and may become cluttered with debris during flood stage conditions. The river slows down during the dog days of summer unless there is adequate rainfall to keep the water flowing. The Upper Guadalupe is a free flowing river at the mercy of rainfall and spring flow. We have three spring fed creeks on Cordillera Ranch that contribute to this beautiful waterway. The first is Spring Creek, which has steady flow as it drops underground in dry times just south of the bridge across Cordillera Trace. The next is Swede Creek, which has a steady


constant flow and feeds the lake at Swede Creek Park. The last is Panther Creek, which is on the undeveloped tract of the KWW Ranch. This beautiful creek is also lined with Cypress trees and has a steady flow down into the Guadalupe River. Early spring to late June is generally best, followed by late September through early November. With proper cold weather gear the Upper Guadalupe can be paddled in the winter when temperatures are permissible and adequate flow is available. Summer paddling is fun and adventurous with adequate rainfall, but can be a bit challenging in the small rapids when flows are below about 100 cubic feet per second (cfs). Summer temperatures should be considered a hazard if proper

precautions are not taken. Always have protective clothing, sunscreen and plenty of non-alcoholic liquids to prevent dehydration. I have paddled every section the Upper Guadalupe between Comfort and Canyon Lake over the past three years. During that time I have witnessed many changes in the character of this river. The Upper Guadalupe is my favorite river to paddle because it is serenely beautiful, seldom crowded, and offers an enjoyable paddle trip for almost any paddler. There are some good Class II drops, and at high water levels some of them can become Class III ratings. The Upper Guadalupe is a pool-and-drop river typical of most Texas rivers. I have paddled the Upper Guadalupe in the heat of the summer and cold of winter.

The giant Cypress trees that line this river make for a beautiful paddling experience in the spring and fall, when the grasses are green and the trees are in full bloom. I highly recommend this river for anybody wanting to experience the joys of kayaking. The river club also has tubes and canoes, but can be challenging when the flow is slow. Headwinds can also be a challenge unless the water is moving, so plan trip distances according to flow rate and wind conditions for the most enjoyable paddle trip. You get out of life what you put into it. The founders and committee members of the Cordillera Ranch Shindig are living testaments to that statement. The Shindig has come a very long way since the inaugural event in 2002 at the community park on Cordillera Trace. Over the years the event has grown from this gathering at the neighborhood park to 700+ people at the Cordillera Ranch Equestrian Center and then the Cabana Grille and Pool Complex and it moves this year to the Clubs of Cordillera Ranch Main Clubhouse. That’s quite a progression for a fundraiser that started small but has grown to profoundly impact so many families in Kendall County, Texas. The venues have evolved, but the mission has been steadfast and consistent: “A Good Time for a Good Cause.” This ‘Good Time’ raised $26,000 for the Roy Maas Youth Alternatives, Inc., MeadowLand Campus in the inaugural event nine years ago, and the local

community’s contagious appetite for philanthropy grew the fundraising to $200,000 in the event just four years later. Over the course of six Shindigs nearly $500,000 has been donated to many worthy local organizations: Roy Maas Youth Alternatives, Inc., MeadowLand Campus, Hill Country Daily Bread, Hill Country Family Services, Rainbow Center, Hill Country Pregnancy Care Center, Star Ranch, Hill Country Mission for Health, Christian Women’s Job Corp, Triple H Equitherapy, Kendall County Women’s Shelter, and the Bergheim Volunteer Fire Department.

It’s definitely a “Good Time,” but it’s all about the cause. This year’s beneficiaries each play an important role in helping those in the community that need it most, they are: Kendall Women’s Shelter, Roy Maas Youth Alternatives, Inc., MeadowLand Campus and Young

Life Boerne. This year’s event CoChairman Tobi Baize is honored to have the opportunity to give back, “The main reason I chose to co-chair the event is to serve the Lord. We are just so blessed that we have the chance to help our neighbors in the community, and it’s great to see the tangible benefits of the work from years past with the recent ground-breaking of the new Kendall County Women’s Shelter in Boerne.” This shelter hopes to serve 100 women and children in their first year. A portion of the proceeds from the Shindig will go towards construction costs of their new shelter. Young Life Boerne guides teenagers through some of the tempting pitfalls of life with their committed presence at the schools and their nurturing of Christ into so many young lives. It couldn’t be done without the generosity of the local community. It’s impossible to ignore the impact this organization has on the nearly 100 kids that look to Young Life

Many of these kids would not make the trip without help from local fundraisers like the Shindig – and many of the kids declare it: “the best week of your life.” The Shindig’s efforts help protect those that are vulnerable through the Kendall County Women’s Shelter, help guide those that may need some direction with the contribution to Young Life Boerne and the organization contributes to educating local kids through the Roy Maas Youth Alternatives MeadowLand Charter School. This newly founded Charter school encourages innovative teaching methods, independence and multiple ways to learn for at-risk kids.

If any of the past events are any indication, the 2011 Shindig will be the ‘can’t miss’ party of the year. Cordillera Ranch’s Executive Chef Bryan Overdyke and his excellent staff along with many of the finest restaurants in the area are contributing for an exquisite evening of dining. The night won’t be short on entertainment with the Ray Johnston Band and, San Antonio’s own favorite party-band, the Rick Cavender Band performing throughout the night. Rick is an enthusiastic entertainer with a playlist of songs from the Eagles to George Strait to the Beatles. Rick’s energy is contagious and his unpredictability is part of the band’s undeniable appeal. After a long, unusually chilly San Antonio winter, spring is finally upon us. Phew! And that means it’s time to spruce up your wardrobe. I have poured over the fashion mags, blogs and shows so you will be ‘in the know’. Here is your insiders guide to the key fashion trends this season: RAINBOW BRIGHTS If you love color, then color you happy because this spring/summer season is all about bright shades. Yellows, greens, blues, reds… primary

colors were a standout on the runways. The most prevalent was orange. The eye-catching hue popped up everywhere from Marc Jacobs to one of Kate Middleton’s favorite designers, Issa. NEON If primary colors aren’t bright enough to lift your spirits, try some day-glo! After wearing these colors in the 80’s, never did I imagine the shocking shades would come back. (Although I’m pretty sure today’s trend does not include fingerless, Madonna, material girl gloves.)

Look for a great espadrille with a mix of neon and neutral. It’s a stylish, yet, subtle way of wearing these electrifying colors. WHITE The non-color enthusiast can breathe a sigh of relief because white, white and more white is also on trend this spring. Nothing is more crisp, cool and practical in the San Antonio heat then wearing all white. Try the fresh, flattering look from head to toe including white accessories like Jimmy Choo’s gorgeous


white croc handbag. If you have a black tie event coming up, consider an ethereal, long white down. How often (besides your wedding) can you get away with a white dress? HOW LOW CAN YOU GO? Skirt hemlines are getting lower and lower. Look for a full-skirt that hits just below the knee for an elegant, lady-like look reminiscent of the 50’s and 60’s. The maxi skirt (ankle to floor length) is also a chic option. The new twist on the maxi… lots of sheer fabrics. CROP TOP This is another trend that I (and my belly) hoped would never see the light of day again. Jackets and blouses are short, often showing a sliver of your midriff. I would only recommend this to a very slim, daring fashionista. GARDEN PARTY Floral prints are in bloom this season! Designers like Chanel and Oscar de la Renta featured several flowery frocks in their spring collections. If you aren’t comfortable with the full-on flower look,

you can try a floral chiffon or silk blouse paired with a great, white pant or dark wash jean. 70’s INSPIRED From the jumpsuit to dolman sleeves to wide-leg pants, 70’s styles are still in full swing this spring. The jumpsuit is fabulous for day or evening. Not only is it elegant, sexy and unexpected, it’s also one piece so it’s easy. There is one drawback to consider; the jumpsuit is NOT made for quick bathroom visits. My favorite 70’s inspired trend (although, arguably a classic that never goes out of style) the high-waisted, wide-leg pant. When tailored to sweep the floor, these pants are incredibly sophisticated and make your legs look a mile long. Just be sure to keep your top slim and streamlined to offset the volume of the trouser. Also, tuck in your top and, wear a slim belt around your waist. Also springing back into action for the uber hip… the bell-bottom jean. The super flare does a great job of balancing out broad shoulders and a large bust. Other style standouts this spring, stripes! They are sticking around, and

getting brighter and bolder. Color blocking is a fresh way to sport stripes. Another style notable for spring is the short suit. The dressy short/blazer combo oozes effortless cool. **For super stylish ranch wear, be sure to check out Ralph Lauren’s spring collection. You will fall in love with every piece! SHINDIG STYLE If you are planning on attending this year’s Shindig and have no idea what to wear, make sure you stop by the club (poolside) on March 24th for “Shindig Style.” It’s a fashion show presented by Busbee Style! Cordillera men and women of all ages will model a mix of western wear and cocktail attire, ideal for this year’s big charity event! And remember, tennis is a sport people can play for a lifetime, unlike other sports that stop for most upon the completion of high school. Horses can teach kids many things, from confidence as they learn to handle and control an animal several times their size to responsibility as they learn the importance of grooming, feeding, and exercising an animal that will depend on them for their basic needs. 2010 RECAP AND 2011OUTLOOK by Charlie Hill

It’s certainly been a muddy view through the “windshield” for the past few years. Predicting the economy or the real estate market has been about as futile as the weatherman’s tenday forecast. Fortunately, there have been enough consistently positive economic reports recently that point towards optimistic trends for 2011 and 2012. In central Texas and here at Cordillera Ranch, the signs of the turnaround began showing up in early 2010 and really became more consistently positive later in the year. The good news: late 2009 was clearly the bottom. LOOKING IN THE REAR VIEW MIRROR Before looking ahead at 2011, it’s worth recapping where we have been the last couple of years at Cordillera Ranch. After slower lot sales in 2008 and 2009, lot sales activity increased in 2010. Both developer lot sales and resale lot sales increased in 2010. Total lot sales transactions, by dollar volume, increased 26% in 2010 and the average lot sales price increased 7% in 2010. Continuously increasing real estate values is a rarity in this environment and is a key component to the community’s success. In total, there have been over $15 million in lot sales in Cordillera Ranch during 2009 and 2010, including resale lots and developer lots. After three straight years of home sales increases from 2007-2009 in Cordillera, home sales fell in 2010 from 26 in 2009 to 18 in 2010. However, home starts surged 70% from 4th quarter 2009 to 4th quarter 2010, a sure sign of positive activity and confidence in the community. Furthermore, the Clubs of Cordillera Ranch continued its membership growth trend in 2010 having another year of net gains to the membership count, which was not a common theme for the private club industry during the year. So, how has Cordillera Ranch weathered this economic storm while so many competitive communities have suffered or even gone bankrupt? Two main factors contribute to Cordillera Ranch’s success in this challenging environment: conservative fiscal management by the developer and continued enhancement and added amenities to the lifestyle.

DISCIPLINED AND CONSERVATIVE FISCAL PLANNING The assumption is sometimes made that all high-end real estate developments and private clubs are going bankrupt and it’s a concern that we address head on. It is a market perception because you have read so much about other developments, but the key difference between Cordillera Ranch and many other developments is the conservative financial structure. The limited development debt has been a key to sustaining values – getting overleveraged often forces the developer to start slashing prices to turn dirt which ultimately becomes a death spiral. For example, Cordillera Ranch has about 75% lower leverage than most traditional developments of this nature. Leveraging the deal can definitely enhance short-term returns, but this owner is patiently in it for the long-term. For several years prior to developing the club amenities, the developer retained profits in the company and reserved significant amounts of cash to invest in the club infrastructure so that the club would not be overleveraged in the event of an economic downturn. CONTINUED ENHANCEMENT TO THE COMMUNITY During the past eighteen months, we have added a worldclass clubhouse, fitness facility and spa as well as launched the new villa product for Cordillera Ranch, called Di Lusso. Reinvesting in the development and continuing to expand the lifestyle opportunities at Cordillera Ranch definitely contributed to the real estate sales and membership growth during 2010. We are always working to push the envelope on ways to continuously enhance this beautiful ‘have-it-all’ community. There is never an attitude of settling on anything around here; it’s always about challenging the status quo and thinking outside the box. Although the major club amenities are complete there are still many exciting new things on the horizon and planned for the future that will continue to grow and enhance the community.

SO WHAT’S NEXT? The next phase of development slated for delivery later this year is called Summit Pass, which is some of the most unique real estate we have offered. Situated on the highest hilltop in Cordillera Ranch, Summit Pass combines larger acreage estate lots with close proximity to the clubhouse, views of the Nicklaus Signature Golf Course and stunning 360-degree views across the Hill Country and Guadalupe River valley. This limited section of 2+ acre lots is already 25% pre-sold and construction will begin in the next couple of months.

Adding Summit Pass will broaden our product mix in the Clubs village, with lot sizes in the clubs village now ranging from less than quarter-acre up to 2.5 acres and lot prices ranging from $80,000 to over $700,000. With these new product offerings and the continued positive trends in the economy, 2011 appears to be on track to add to the positive rebound that started in 2010. The main question is whether this rebound will be slow and steady or whether prospective buyers sense how short this window of opportunity may be with historically low interest rates before

prices and rates begin rising in the near future. With the GDP growing at 3.2% in the 4th quarter of 2010 and the stock market indexes recently moving back to their highest levels since late 2008, the data is clearly on the upswing and the Consumer Confidence index has been picking up steam as well. The chart below highlights some key economic indicators for 2011. So the view through the ‘rearview mirror’ is starting to look positive, which supports the case for so many of the optimistic views through the ‘windshield’ for 2011.

Tucked into a quiet hillside lies the unique home of Dick and Anne Stephens. Anne, a French native, married the handsome young Army Officer nearly half a century ago. They lived in New Orleans for more than forty years. In 2005, the couple decided they had weathered their last storm. It was time to fulfill their dream to live in the Texas Hill Country. Anne’s love of Southern France and Dick’s admiration of New Orleans culture is evident in nearly every corner of thier home. The home features sweeping views of the nearby hills, a country kitchen, climatized custom wine cellar, upstairs observation deck and even a garçonnière (French for bachelor’s quarters).

It’s quite a journey down Cordillera Trace to the Stephens’ residence, a three bedroom one-story tucked into a quiet hillside toward the back of Cordillera Ranch on Mayacama, but it’s a trek Dick Stephens and his wife Anne, (pronounced “Ah-nee”) don’t mind making. In fact, the scenic drive is just one of the many luxuries the couple has enjoyed since they moved to the Hill Country in 2008. It was a pleasure to sit and visit with Dick, Anne and one of their favorite people –homebuilder Robert Thornton

–to talk about the unique relationship the three share and the creative process that went into making the Stephens’ dream home a reality. Dick and Anne say they have Robert and his team to thank for their fabulous 4,000 square foot Great Home, complete with upstairs observation deck, climatized custom wine cellar and garçonnière. Anne explained in a sweet, yet subtle French accent, a garçonnière (gar-sun-yere for us Texans) is French for “bachelor’s quarters.” One of the most appealing features of the Stephens’ spread is the 673 sq. ft. finished space that sits adjacent to the main homestead, surrounded with lush landscaping by Land Design and a stone retaining wall Dick couldn’t live without. The garçonnière is the only part of the house with wood flooring, a touch that added a hint of rustic charm to the space. Complete with full bath and wet bar, Dick spends a lot of his time there on the computer, dallying with paperwork or reading something intellectual. “He gets to go over there every day and pretend that he is a bachelor,”

Anne laughed. “But at night, he comes home and we spend our time together. That is fine because I am in my study most of the time.” The Stephens’ story begins about half a century ago. The couple met in France while Dick was serving as an Army officer. Soon after, Anne, a French native, married the soldier, headed stateside and began a new life with him in Louisiana. Dick was honorably discharged from the service as a first lieutenant after three and a half years. “And somehow, 52 years later, it’s still working,” joked Dick, a Rice University graduate who made a career in the oil and gas industry. After living in New Orleans for more than forty years, the Stephens decided they had weathered their last storm. In 2005, Hurricane Katrina shooed Dick and Anne out of town for good and the two agreed it was time to fulfill a dream they always shared –to live in the Texas Hill Country. “This area reminds me so much of France and I have always had a longing to live here,” said Anne, who has incorporated her love of Southern


France and Dick’s admiration of the New Orleans culture into every corner of her Hill Country home. “We used to take our daughters to camp in Hunt and I just fell in love with the area. I would always tell Dick I wanted to live here someday.” Initially, the couple looked at areas around Kerrville, Austin, New Braunfels and even Wimberley, but the people of Boerne soon stole the Stephens’ heart. They looked at several attractive options in Kendall County, but kept coming back to Cordillera Ranch and instinctively knew they were home. “Great Homes came highly recommended through friends who had worked with Robert,” Anne said. “When we went to see him, I was worried he would be too busy or unable to do our home. We were so happy he was able to work with us. Since then, we have all become so close. Dick and I consider Robert and our designers Stephanie Latham and Dave Morris our true friends. It’s almost like we’re family now.” Robert agreed. “I have been truly fortunate to meet these two because they are very special people. The Stephens are not your average

individuals. They are both such amazing people and to know them has been the greatest benefit of this project for me and my staff. Most importantly, we have all walked away from building this home as lifelong friends.” “Choosing our builder was easy,” Dick said. “Everything pointed to Robert.” Because Dick and Anne were living in Dallas at the time, they had to choose someone they could trust to help them make crucial long distance decisions. They immediately had that confidence in Robert. The Stephens agree that being granted the opportunity to collaborate with Great Homes –Robert S. Thornton, L.P. was like a gift from above. “When we began our two-year journey with Robert and his team, we were thrilled. Together, we selected and bought this home site, discussed what we wanted, designed it and then built our new home in Cordillera,” Dick said. “Robert was with us every step of the way. Our business relationship began the old-fashioned way –with a firm handshake. That same integrity was carried throughout the entire building process. It took them one year to design

the house, one year to build it.” Building Dick and Anne’s home was what Robert called “a demanding and wonderful process.” One of the most challenging aspects of Robert’s project, besides the daunting task of installing the custom cabinetry, was the pace kept at the end. Because Dick and Anne had to vacate their Dallas residence, the Mayacama house had to be finalized just in time for the Stephens to make an easy transition from their old place to their new Hill Country home. “I was so proud of my team. They worked seven days a week to make sure everything was right for Dick and Anne,” Robert said. “Everyone I work with has the highest standards of excellence. We really do care about our clients’ needs.” Every square inch of the Stephens’ Hill Country home reflects both Dick and Anne’s individual styles from the travertine Italian tile Anne immediately set her heart on to the custom entry door by Catterton Woodworks to the shelving Dick had to have throughout the house to accommodate his decoy duck collection, this house expresses the perfect synergy of the couple’s life

together. Robert, Dick and Anne joked that much of the house was designed around the hundreds of carved decoy ducks Dick has on display. A former duck hunter, Dick became fixated on carved duck decoys as a manner of artwork some years ago and has been gathering them ever since, valuing each one as a unique work of craftsmanship. Dick has awardwinning decoys from all over the world and even has a favorite –a work he had commissioned that later appeared with the artist on a popular television show, after which he named the carving. His “Good Morning America duck” adorns the mantle above the full masonry fireplace that serves as a focal point in the Stephens’ great room. A living room area connects the great room to the front entryway, which is overseen by an impressive wooden arch. Dick and Anne’s spacious bedroom is to the rear of the home. As Dick gave the grand tour, he occasionally stopped along the way to give a brief history of his favorite decoys, teasing that he and Anne traveled all around the world and certainly have more things to show off than a bunch of ducks. On the way to the Stephens’ custom garage, Dick introduced the couple’s climate controlled wine cellar, nestled

between two bedrooms on the west side of the house. Designed by Vito Alvillar of San Antonio, the wine cellar is one of the home’s finest features. Made of German mason limestone, the cellar is built into the wall, complete with pristine two-way viewing glass, allowing easy access –no climbing up or down stairs to get a bottle of vino at the Stephens’ place. A hand-carved embellishment in the arch above the door of the wine cellar reads, “La Cave,” giving the Stephens’ hallway a distinctive element that creates a Texas Hill Country meets Napa Valley ambience. Inside the wine cellar are 1,100 bottles of the world’s finest wines, including Dick’s oldest, a 1934 Chateau, in celebration of the year he was born. The right interior wall of the wine cellar is made of old wine crates Dick saved over the years, giving the cellar a dynamic, one-of-a-kind finishing touch. Dick is proud of his three-car garage, complete with custom cabinetry that, like all the other cabinets in the house, runs straight up to the ceiling. “That means you never have to dust them,” Dick explained. The garage is home to several sets of golf clubs and, of course, more of Dick’s decoys. On the way back to the heart of the house, Dick showed off Anne’s study, an alcove painted completely magenta, with

built-in shelves, across from the kitchen and just beyond and opposite the wine cellar. Anne loves this room; she says it is both comfortable and functional and she spends a lot of her time there. Next to Anne’s study is the formal dining room, splashed in a cool shade of teal with wall hangings lining the walls as a silent testimony to perfect symmetry. The kitchen, done with gorgeous powder blue cabinetry, faces the breakfast nook, which overlooks the Hill Country. The kitchen area spills out into what Dick and Anne call the great room. Wooden beams made of reclaimed long lead pine stretch across the ceiling, adding exceptional character to the entire room. The great room backs right up to the outdoor patio, which gives easy access to the outdoors. Once outside, Dick showed one of his proudest aspects of the home’s design –his upstairs observation deck. A very tightly wound metal staircase gives way to a second story enclosed stone patio, which serves as an observation deck that provided an even more incredible view of Cordillera Ranch, if that were even possible. Dick pointed out a couple of trees Robert saved by tilting the direction of the house just a few degrees. Back inside, a faint shade of blue covers every ceiling in the Stephens’


home, which compliments the crown and base molding that runs throughout the house. “With this feature, it’s like the ceilings just appear, almost seamless,” Dick said, proudly showing the many handcrafted chandeliers from New Orleans that hang from his vaulted ceilings. One of the most amazing features of the Stephens’ home is the view. With wide-open windows by Pella designed to capture the scenery, Dick and Anne are at the perfect elevation and have the ideal north-south exposure. To look out any window of Dick and Anne’s home is to capture a breath-taking and picturesque view of the Hill Country. “The views from every angle in this house are just fantastic,” said Anne. “It amazes me that every chair I sit in, either in my living room, the great room, the bedroom or the kitchen, gives me the perfect view. The Stephens have three and a half baths between the main house and the garçonnière, but the master bath is Dick’s favorite. “Would you just look at this,” he said, motioning to the garden tub and pointing out the window, gesturing toward the home’s sunny surroundings. “What an amazing view. It’s like Anne said, you just can’t escape it.” Dick and Anne, who attend Catholic services every Sunday at St. Peters

in Boerne, seem to have found the delicate balance between tranquility and the joy of fellowshipping with neighbors since they made Cordillera Ranch home. They love their neighbors and friends –and they love their solitude. Meeting Robert Thornton and entrusting him with the very important responsibility of building their home was one of the best decisions the Stephens say they ever made. “We could have never guessed this chapter of life would be the best chapter of life,” Dick said. “To be afforded the opportunity to have our own little slice of Utopia here at Cordillera Ranch is a true blessing. It’s what I call a real-life version of Norman Rockwell’s America.” Anne added, “After just being here three years, we feel happier here than any other place we have ever lived. We feel more at home here than anywhere else we have ever been.” Robert shared his thoughts on why he thinks Dick and Anne feel so at ease in their home. “I truly believe it’s because this house is uniquely yours. You created it the way you wanted it, we just helped to put all the pieces together,” Robert said. Dick and Anne say they look forward to a lasting friendship with Robert and the entire team from Great Homes. The couple plans to enjoy life at Cordillera Ranch for many years to come.
