PROPER PRUNING METHODS

 Never over prune your trees

 Never top your trees indiscriminately

 Unless a hazard is present, stick to removing deadwood and clearance issues

 Selectively leave some interior sprouts

 Ball moss does not harm the tree when kept in check

STRONG QUADS & LONGEVITY

As we age, our rate of muscle loss increases, contributing to leg weakness and lack of mobility, but the Club’s Wellness team can integrate exercises that build leg muscle and keep you active on the course, court or wherever your interests lie.

FLY FISHING

The Club Outfitters can help Fly Fishing enthusiasts find excellent bodies of water around Cordillera Ranch and the Hill Country to cast a fly line. In fact, Texas offers about 80,000 miles of water to explore, with meandering rivers as well as saltwater destinations.

Hugh, Savanna and their five children prioritize their family above all else, and to watch the fun-loving group interact with each other is a heartwarming sight.

CLIENT-FOCUSED HOME CONSTRUCTION

The Todd Glowka Builder brand is known for meticulous attention to detail, appreciation of architectural design and maintaining the highest standards of quality. We believe custom luxury homes should be beautiful, functional and original, and there is no detail too insignificant for our discriminating clients.

Tell me what’s better than summer in the Texas Hill Country.

I know, a lot of you are going to say, “I don’t know … maybe Colorado? It’s hotter than Hades here in the summer!” That’s fair, it’s certainly cooler in the mountains this time of year, but there’s just something about a Texas summer and specifically one in our neck of the woods.

Some of my favorite and most vivid memories as a kid growing up in Texas were getting up early, hopping on my bike and meeting up with my friends to conquer the day. That routine was repeated daily with countless hours spent at the local pool, crawling around in creeks and building impenetrable forts in the woods. We had one mission — to not waste a single moment of summer and cram as much as we could into each day before our moms took us “Back to School” shopping — the most dreaded of excursions, and on par with visits to the doctor and the dentist.

Now, I don’t know how many kids still hop on their bikes — maybe they’re riding scooters or hoverboards or something else nowadays — and zip off to who knows where like we did, but I do know that when I go to the Club any given day during the summertime at Cordillera Ranch, I see countless families and kids splashing away in the pool, chasing pickleballs around a court, and generally just having the most carefree time of their lives. Try telling them it’s too hot in Texas during the summer!

It’s awesome and makes me miss those good ol’ days of summer that somehow still feel like they were yesterday. And you know what? I bet those same kids I see today, living it up under the Texas sun, will remember these days, years from now, as some of the best they’ve ever had.

JUDY RANKIN SPEAKER SERIES

PALMAZ WINE DINNER

ERICA TUCKER

Pastry Chef 239.207.8048 / etucker@cordilleraranch.com

HOMETOWN: Festus, Missouri

FAMILY MEMBERS: Lewis Tucker (son)

WHAT PAST WORK HISTORY PREPARED YOU FOR CORDILLERA RANCH?

I feel that working in the culinary industry for 14 years now has helped me prepare for all the obstacles that come my way and learn to adapt in every situation.

WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH?

I would say my favorite part is having the ability to be creative with the dessert menu and being able to change it three times a year. This gives members new options often.

WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE?

Learning from one of the best chefs I can work for. Chef Isaac Cantu at The Clubs of Cordillera Ranch is truly a great chef to work for. He allows me to be creative and unique with all of my desserts and gets me the product I need.

WHAT HAS BEEN YOUR GREATEST PROFESSIONAL CHALLENGE?

In all honesty, I don’t face many challenges here, besides not repeating desserts every year. I have a great work-life balance and maintain my stress very well. (It’s just desserts as I like to say.) If I do have challenges, I have a great team to help.

WHAT INSPIRED YOU TO PURSUE WORK IN THIS FIELD?

Well, I always wanted to be a wedding cake designer, so I enrolled in culinary school. I realized there was minimal baking and pastry classes and so I decided to learn how to cook as well. I fell in love with it and worked at a couple of Italian restaurants. Then coming here, I wanted to go to the pastry side of things.

DO YOU HAVE A FAVORITE DESSERT?

My favorite would be vanilla bean crème brûlée.

WHAT’S THE FUNNIEST THING TO HAPPEN TO YOU AT THE RANCH?

Summer of 2023 — I entered the pool’s watermelon eating contest for employees. Well, I wanted to win and I tried to eat two of the three slices together. I forgot to swallow the first couple of bites and then took a third bite. Long story short, I lost the contest.

HOW WOULD YOU DESCRIBE YOURSELF IN THREE WORDS? Dependable, Loyal and Organized

WHAT DO YOU DO IN YOUR FREE TIME?

My free time is mostly spent being a chauffeur and cheerleader for my son’s sports. He is in about everything so going to practices and games takes most of my time.

WHAT MOTIVATES YOU TO SUCCEED?

I would say my son, Lewis, motivates me to keep pushing forward. He is my rock and showing him that I can be a single mother and work hard is the best feeling and lesson I can give him. Teaching him to be strong-willed and not ever give up is the goal.

AS A CHILD, WHAT DID YOU WANT TO BE WHEN YOU GREW UP?

I wanted to be a marine biologist. Growing up in Missouri, I would never have thought I would live by the ocean, so I went to culinary school and then moved towards the ocean. I’m glad I didn’t choose that, due to being afraid of what lives in the ocean.

WHAT IS YOUR FAVORITE SEASON, AND WHY?

I love both fall and winter (in Missouri). The crisp of the air changing and the colors of the leaves are just beautiful. I love the cold. Living in the woods and walking down the road being completely covered in white is amazing.

ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF? Honestly, I don’t like eating desserts. I only like a few items and I’ll try a bite.

THE ROSS FAMILY BOND

Like most families who plan their lives around their kids and family activities, the Ross family makes it a point to prioritize family.

Suta :: Photography by David Teran, with personal photos courtesy of the Ross family

“To me, our family is more important than what we do for a living. That’s who we are rather than what we do,” said Savanna. Hugh added, "We feel blessed to have the opportunity to be able to focus on family with the work balance we are fortunate enough to have.”

Hugh and Savanna have a big family that includes five children — Noah (21), Kai (18), Henley (14), Calla (10) and Bowie (8). There are also three dogs: Bear, Gus and the newest addition, also the smallest, Carl, who now rules the roost, and three horses, Tye, Kira and Smith, that they love like family.

As for the kids, Noah is studying Mechanical Engineering at the University of Miami, and will graduate next year. He’s on the Men's Beach Volleyball team and loves outdoor activities including hiking, surfing and a little golf. “The family is so blessed to have Noah as the oldest child. He has been an unbelievable role model who always takes time to spend with each one of the kids,” said Hugh, proudly.

The next in line, Kai, will be attending the University of California, Santa Barbara in the fall on a Water Polo scholarship. He has just spent a gap year playing between a professional team in Tenerife, Spain and the U.S., where he was a member of the Youth Junior National Team. Kai has evidently picked up the golf bug and is determined to become a single-digit handicap within the year. According to Hugh, Kai’s work ethic and determination have had a hugely positive impact on his brothers and sisters.

Henley will soon be going to high school at Bracken Christian School (BCS) in the fall. She’s on the volleyball team but also enjoys softball, golf, surfing and music. Henley recently saw Luke Combs in concert and Noah Kahan in Austin with her older brothers. “Henley has a special gift of always making others feel valued, and has the ability to make everyone feel welcome and included. She has shown extreme resilience after a horrific jet ski accident in 2020 where she nearly lost her leg,” shared Savanna.

Calla will be entering 5th grade at BCS in the fall. Calla is crazy about horses and enjoys riding the family horses. She competes in various Western all-around and reining events

across the country and has won two Congress Titles in her first year, among many other wins. “Calla has quiet confidence with amazing determination while being a mindful and loyal friend.

Calla always has time for any animal. She dreams of going to Texas A&M on a horse-riding scholarship, which does not make her LSU Dad too happy,” said Savanna, jokingly.

And finally, the youngest, Bowie, will be going into 3rd grade at BCS. Bowie loves swimming, golf and baseball, as well as riding his quad and building with Legos. “Bowie is really coming into his own and has done an unbelievable job in keeping up with his older siblings. Bowie always has a smile on his face and has lots of friends. He is the perfect bookend to this crew,” said Hugh.

Although the family was traveling to Mexico during the time of this interview, Hugh and Savanna’s absolute favorite place to visit is Southern Africa, specifically Botswana for an African safari game drive.

“It’s our favorite place in the whole world to visit — seeing the

animals in their natural environment is an experience that’s so hard to describe, it’s almost surreal,” explained Savanna.

“I appreciate the beauty of the country when I go back now, a lot more than I did when I was growing up and took it for granted — everything from the ocean to the bush and the unique culture,” added Hugh.

“There are so many moments that we love about going into the bush … everything from seeing a tiny chameleon on a leaf to a leopard mother killing an impala and dragging it back to the tree to feed her three cubs. It’s all about being present, disconnecting from the world around you and reconnecting with family and nature,” noted Savanna.

Truth be told, when the family isn’t off traveling for either leisure or one of the kids’ sports activities, they love nothing more than sitting around the table playing games. Although a lighthearted, fun bunch, when it comes to games, they can get “ultra” competitive.

“We’re massive Uno players and Spot It, as well as Texas Hold ‘Em, Gin and Monopoly. It gets intense — people crowding

around the table, but that’s what’s important to our family. It’s the time we spend together,” acknowledged Savanna.

So, what does this intriguing couple do when they’re not focused on family? Hugh and Savanna actually met while both working in Commodities Trading with Glencore Ltd. Hugh worked in the California office, while Savanna worked in the Houston office, her hometown. Interestingly, Hugh actually grew up in Durban, South Africa, where he first developed a love for the ocean and water sports.

Savanna recalls that they became really good friends first.

“We talked each other through some hard times and then realized we obviously had a really neat connection you don’t often find, so why are we wasting anymore time. Life’s too short,” remembered Savanna.

It wasn’t long after that they got married on September 27, 2008 in Houston and danced to the tunes of a Beatles cover band. Savanna initially moved to California before the family moved to Westport, Connecticut, but it would be many years before she would successfully entice Hugh to Texas. Although they have had a house on Lake LBJ since 2018, they didn’t move to Cordillera Ranch until 2022.

“We love spending time on the lake fishing, tubing and wake surfing. Lake LBJ really was the catalyst for the move to Texas,” shared Hugh.

After retiring from oil trading, the couple started a company together called Dirt Road Development Group, a real estate

group that develops commercial and residential properties on and around Lake LBJ. Additionally, Savanna has worked as an interior and residential designer for over 16 years and owns a company called Sugarbean Interiors.

Like her daughter, Savanna is also passionate about horses and rides with Calla at Reid Thomas Performance Horses in Boerne. One day they hope to keep a horse at Cordillera Ranch. The whole family enjoys taking advantage of the amenities at

the Clubhouse, including swimming, pickleball and golf.

“All the kids are taking golf classes right now,” said Hugh. “We also enjoy the restaurants and the gym and going for walks on the trails.”

“We haven’t done the water activities yet but we’re excited to go kayaking on the Guadalupe,” added Savanna. “We’ve made some good friends and we love the staff, although we haven’t had a chance to fully immerse ourselves in all that is Cordillera.”

According to Savanna, you’ll know which house is theirs because it probably has the loudest Karaoke music playing in the neighborhood. Hugh concurs; she may not respond to texts right away but she’s got a ton of music on her phone cued up and ready to go.

Hopefully, you’ll have the pleasure of meeting the Ross family, and if you ever want to visit Africa, Savanna promises that Hugh will be happy to advise you on your trip.

2024 C-STAR

The 2024 C-Star was held April 18th through the 20th where we had 60 teams battling it out for a guaranteed spot next year, their name on the rock in the Champions Gallery, a flight named after them and the famous Clint Orms belt buckles. Mother Nature tried to get in our way a little — don’t get me wrong, we’ll take all the rain we can get … just not doing our member/guest! Fortunately, we were able to get the tournament in (with a few modifications), and we hope everyone had a great time.

We start with an optional practice round on that Thursday followed by a putting competition and the stag party. This year, we shortened the putting competition to 9-holes, split the field over the back and front nines, and setup the putts extremely hard. We always try to get a little creative with the stag party, so this year we had it down at the practice park and featured a professional drone racing exhibition with FPV pilots from all over Texas.

On Friday, we played three nine-hole matches followed by two nine-hole matches on Saturday, along with a shootout. Due to the inclement weather, we shortened the two Saturday matches to six-holes each, which allowed us to dodge the storm and still play the full five-hole shootout. Congrats to our flight winners who advanced to the shootout.

ALAMO FLIGHT - Charlie Hill / Mike Sedlak

CORDILLERA FLIGHT - Doug Bird / Tim Booher

GUADALUPE FLIGHT - Tyler Chapman / Wilson Peppard

HILL COUNTRY FLIGHT - Les Pratt / Gabe Polo

LONESTAR FLIGHT - Richard Jackson / Rick Derauf

NICKLAUS FLIGHT - Doyle Dommert / Gil Radtke

RIVERWALK FLIGHT - Matt Childs / Mike Halford

HARPOLE FLIGHT - Brad Larsen / Andy Althoff

RODEO FLIGHT - Hugh Ross / Bob Yosaitis

WRANGLER FLIGHT - Omar Palomin / John Miller

Our traditional C-Star Shootout rotation is #10, #11, #16, #17 and #18 — two teams are eliminated on each hole and the format is alternate shot (odds & evens). Generally speaking, this was some of the best golf played in a men’s Shootout since I’ve been at Cordillera Ranch! The Cordillera Flight and Harpole Flight champions were eliminated on #10 and the Guadalupe Flight and Hill Country Flight fell victim to the short par-4 11th hole. The 16th hole has ended many Shootout runs over the years, and it took the legs out from under our Nicklaus Flight and Riverwalk Flight champions this year. The Lonestar Flight champions won a chip-off on #17 to advance to #18 where they defeated the Wrangler Flight champions to claim the overall victory.

Congrats to Richard Jackson and Rick Derauf!

C-Star Champions Rick Derauf and Richard Jackson

PLAY A HOLE #4

Since we’ve discussed all the Par-5s, it’s time to dive into the Par-3s and we’re going to start with #4.

The first Par-3 at Cordillera Ranch can reach back to 237 yards (gold tee) or play as short as 128 yards (teal tee). It’s important to know, it plays about eight yards downhill, it’s usually a little downwind, and the green slopes away from you. A short and left miss will rarely hurt you.

If the pin is on the back third of the green, take off another five yards. If you fly it on the number but miss the green a little to the left, you will have a very difficult second shot as that area plays firm and balls will usually kick long. Regardless of where

the pin is, the short and right miss will find the beach, which can be a tricky up-and-down since the green slopes away from you. Depending on your ability and tee selection, you can stuff one in there close and make a birdie, but if you get out of position, take your medicine and try to escape with a bogey. You’ll see this trend carry through our Par-3s … they can be getable but you can also get in trouble if you’re not paying attention.

N • A • T • I • V • E LANDSCAPING

The rolling hills of Cordillera Ranch are covered with great vistas and views of our beautiful Hill Country landscape. Throughout the community, native landscapes meet manicured borders, and this is true on the golf course as well. Albeit most of our Hill Country is covered with oaks and cedar trees, our golf course has many different trees, shrubs and flowers that add to the aesthetic as you enjoy a round. From both residents and guests, we are often asked to identify the different types of trees and flowers seen throughout the course and Club grounds. I’ve compiled a list of the most identified trees flowers and shrubs for this month’s feature.

STRONG QUADS & LONGEVITY

What if I told you that the lyrics, “knocking me out with those American thighs” has some truth to it?

I have talked before about the importance of building lean muscle, especially after age 40, but this rings to be true at any age. After age 40, we tend to lose eight percent of our muscle per decade, and get this: after age 70, the rate of muscle loss can almost double. It can be up to 15 percent per decade. Many issues occur when we lose lean muscle mass, a serious one being Sarcopenia, which means “lack of flesh.” Sarcopenia is caused from a sedentary lifestyle/lack of physical activity, obesity, chronic diseases like kidney disease, loss of mobility, insulin resistance and reduction in hormone levels (Source: Cleveland Clinic).

So, this brings me to my main point for this article: strong quadriceps help with longevity. Several studies have been done on this subject, but one from The National Library of Medicine states, “Quadriceps muscle strength is a discriminant predictor of dependence in nursing homes.” We want to age well, not just age. If someone loses quadriceps strength, a trickle-down effect tends to happen. As the legs get weaker, it becomes more difficult to stand and walk, so this person tends to socialize less, which can cause depression. Strong legs aid in hip strength, meaning a less likely chance of falling; quadricep and glute strength allows us to stand erect; and strengthening in the legs also helps build bone, which is so important as we age.

Our trainers can integrate mighty muscle moves into your week and workouts! Remember to build all muscles with a well-rounded program that can be designed by any of our trainers for you. The leaner muscle you have, the stronger your bones, the better you move, and the better your health will be! (It helps with aesthetics as well.)

HERE ARE SEVEN EXERCISES THAT KEEP THE QUADRICEPS STRONG:

• SQUATS: These are the most effective for building quad muscle. Before you think, “I cannot squat, it will hurt my knees,” remember that you are in a squat position every time you stand up from a seated position.

• LUNGES: There are many variations to these to keep the knees feeling good while building up the legs. Using the TRX strap system helps with training balance and takes pressure off the knee joints.

• LEG PRESS: This builds the glutes as well as the quads.

• WALL SIT: Stand with your back against the wall, slide into a seated position and hold for 30+ seconds. Increase the time you can hold this to build strength. This also can be done with your back against a stability/Swiss ball, which creates a supported squat motion.

• LEG EXTENSIONS: While I am not a fan of the legs extending up and down with too much weight, I am a huge fan of holding the legs in an extension with a challenging amount of weight. This reduces friction and pressure on the knees.

• STEP-UPS: We need this to simply step up on things like stairs, hills when we are walking, or golfing. This is also a great way to include more cardio into your workout!

• BOX JUMPS: A good, controlled jump up onto an elevated surface helps with reactive training of calf muscles, quads and glutes. This is an advanced exercise that can be built up to by starting on shorter surfaces and moving up to higher steps/boxes.

INTRODUCING AXIS, POOL SNACK BAR AND EL NORTE BAR:

THE NEWEST GEMS

We recently unveiled our latest trio of new spaces: Axis, Pool Snack Bar and El Norte Bar. These spaces are designed to be versatile, offering great dining, relaxation and entertainment. Let’s take a closer look at what makes each of these new additions so exciting.

AXIS

Axis isn’t named for the deer; it’s a place where members come together for good times and to celebrate with family and friends. From the moment you walk in, you can feel the vibes. You are greeted by modern design elements with clean lines and a warm color palette that feels both sophisticated and inviting.

Axis was created to be flexible, whether you're enjoying a wonderful meal, watching a game on one of the six big screen TVs, or hosting a company party. The space is versatile, especially when you include the pool area and El Norte Bar. Once our kitchen construction is complete, we’ll be able to offer our full lunch and dinner menus crafted by Chef Isaac. He’s dedicated to creating dishes that bring variety and quality, setting Axis apart from our other dining options.

POOL SNACK BAR

With summer in full swing and temperatures rising to triple digits, the Pool Snack Bar has become the go-to spot for cooling down. Located by the north end of the Axis Patio, it

features our first-ever soft-serve ice cream machine, which has already been a hit with kids and adults. Please make sure the kids know about this! This new addition is perfect for all ages, providing a refreshing treat during those hot summer days.

EL NORTE BAR

El Norte Bar adds a new spot for socializing. Whether you’re taking a break from swimming or just looking for a cool place to relax, El Norte Bar has something for everyone. With its prime location next to the adult pool, it’s the perfect place to recharge and refresh with a selection of beverages. We’re also introducing our frozen margarita machine, serving “skinny” margaritas. Made with fresh lime, orange liqueur and tequila — no mixes — these margaritas are a perfect way to keep cool while hanging out in the pool. Imagine sitting by the adult pool, watching the sunset with a fresh, icy margarita in hand. It’s the perfect end to a summer day!

The team is excited about these new spaces and can’t wait to share them with you. We look forward to the completion of our kitchen construction so we can fully showcase the culinary delights we have planned. In the meantime, we invite you to explore these wonderful new amenities at the Club.

FUTO ESTATE

In this edition, I want to highlight an amazing winery, FUTO Estates, and yes, of course we have acquired some for your enjoyment.

The philosophy at FUTO is like many wineries, and that is to make the very best wines out of the very best grapes that they have to offer. However, at FUTO they say, “Wine doesn’t make itself.” As much as wine is a product of the natural world, it still requires a combination of human attention, intention and action.

FUTO wines result from the confluence of labor, will, talent, handwork and uncompromising vision. Their team of people have been assembled who embody those characteristics, from the architect of the winery and the mastermind who planted the vineyard, to the group that farms it vine by vine, manages the estate, and artistically turns grapes into some of the finest wines in Napa Valley.

Only 28 of FUTO’s 198 total acres are cultivated. The majority of the land remains in its natural state of forest or rocky ridge, where the incumbent ecosystem provides viticultural benefits only unspoiled nature can render.

FUTO dwells on two properties. One is tucked into the western foothills in Oakville; the other lies across the valley on the rocky slopes of Stags Leap District. For those who went on our last Napa trip, when we were walking through the vineyards at Chimney Rock in Stags Leap, up in the hills was FUTO. Both sites comprise a range of exposures, inclines, geology and microclimates that require rigorous hillside viticulture but reward with grapes of remarkable complexity, depth and purity.

At FUTO, they consider their wines to be the purest expression of their vineyards. In that spirit, the winery serves as a haven where the freshly harvested fruit is transformed and protected on its journey into wine. The orientation of the structure allows fruit to be seamlessly delivered from the vineyards. Once processed, wine can be moved between stages without wasted energy, space or time. Since FUTO produces only a small quantity of wine, the winery is defined by elegance and a certain minimalism, as winemaking functionality is the sole priority.

Now is the time to introduce the wines that we carry at the Club and to invite you to our last Wine Dinner of the year, on December 12.

On the master wine list, we offer the 2018 FUTO OV/SL Red. This wine showcases the synergy of the two estate properties. At its core are co-fermentations of fruit from the hillsides that are believed to be perfect foils for one another. Oakville is imposing and impressive with its broad-shouldered stature, while Stags Leap is a timeless beauty with classic proportions. This wine is seamless and rich, and boasts extraordinary purity and finesse. The flavors are deep and evenly layered throughout. Lavender, mint, licorice and blueberry notes grace the palate, while a

host of sweet floral notes and exotic spices are fused into the eternal finish. It is a blend of 66 percent Cabernet Sauvignon, 17 percent Cabernet Franc, 14 percent Merlot and 3 percent Petit Verdot. Only 566 cases were produced.

The other FUTO wine will be offered on our Axis wine list by the bottle. It is the 2019 FUTO Estate ‘FUTO Vineyard’ Cabernet Sauvignon from Oakville. The FUTO Oakville reveals an inky purple/blue hue, and a fresh vivid bouquet of crème de cassis, toasted spice, violets, chocolate and graphite. On the palate, there is an interplay of richness and weightlessness. A multilayered texture and purity run through the core, fanning out into an opulent mineral-tinged finish framed by fine tannins and perfume. This wine consists of 100 percent Cabernet Sauvignon and only 485 cases were produced.

I truly believe these to be some of the finest wines that Napa has to offer. I would put these in the same realm as Hundred Acre, Lokoya and Schrader. For most, these are not everyday wines due to the price tag that comes with them, however, everybody needs to have the extra special celebratory wines available, when the time comes.

These wines will definitely fit that billing!

FLY FISHING

Around Cordillera Ranch and the Hill Country

Our Director of Membership, Brianna Botine, recently asked me to write about fly fishing. Although the upper Guadalupe River at Cordillera Ranch is still in drought conditions, the Ranch is home to a large group of fishing enthusiasts that enjoy the art of fly casting, and several residents have designed and built their own fly-tying rooms in their homes.

The Hill Country and greater Central Texas have some great fly-fishing options, from creeks and rivers to lakes and the Central Texas coast. Many fly enthusiasts know about the lower Guadalupe River and its legendary trout fishing in the winter, but our real treasure is our bass fishing in the many diverse river systems.

One good thing about Central Texas is the ability to catch Guadalupe bass. No other place in the world has this species of fish. This is, of course, why it is our state fish. With trout-like behavior, these bass can really put a bend in your rod.

The fly and lure selection for these water bodies are all relatively similar — big flies and big poppers. The bass in Texas like a big meal. A lot of the water bodies in the Hill Country have little to no fishing pressure at all. River fishing still hasn't picked up a lot of popularity in Texas so the bass are more willing to hit a fly. This is a huge factor in why people travel to fish these waters. Whether you are looking for a lake or a river to fly fish, Texas has it all.

Texas also has some great saltwater fly-fishing destinations, which means there is lots of variety for anglers. In Texas, we

have the ability to fish on rivers, bays, lakes and even the saltwater flats for a real unique experience. The state offers over 80,000 miles worth of water to explore.

WHERE TO GO?

When you’re dealing with a state as massive and diverse as Texas, it can be hard to decide where to start. Immediately around Cordillera Ranch, we have Swede Creek, Guadalupe River, Blanco River, Llano River and San Marcos River just to name a few. There are just so many great rivers, lakes, streams, creeks and bays to choose from. Of course, that’s not even including the saltwater shoreline of the state. Let’s take a look at just a few of the most popular rivers for anglers. Keep in mind, these are just rivers.

GUADALUPE RIVER

Here's a river that really shouldn't be missed. Conveniently located near the city of Sattler, this one is open for fishing from late November until May for trout. It has the opposite season as many rivers in the country. Consider this one a fabulous winter destination. The Guadalupe River also holds a pretty cool title, and that's the fact that this trout fishery is the southernmost in the entire country. This explains why the season is during the winter and early spring.

While you fish for trout, you'll be able to take in some rather beautiful scenery. The river itself is a lovely deep blue, there are cypress trees lining the banks, and the river shifts and changes

in depth. Many people compare the setting to that of what you would find in a tropical rainforest. It makes for a rather unique experience. This river contains rainbow trout and is best fished from a raft. The Club has a Flycraft we guide on and we know a lot of the guides on the lower Guadalupe River to accommodate any date or group. If you like, you can also wade fish the lower Guadalupe. Trout Unlimited has a lease access program for anglers who prefer to wade with access down the entire 10 miles of tail race water.

DEVILS RIVER

If you know me, you know I love this river! In my opinion, this is the king of rivers in Texas! With spring-fed, turquoisecolored water, and both largemouth and smallmouth bass you can site cast at, nothing else in Texas compares to the experience of fly fishing the Devils River. We fly fish the Devils off a raft in the state natural area and also offer down-river kayak trips. The season on the Devils runs from early March through late May and late September through early November.

SAN MARCOS RIVER

This is my second favorite river in Texas! The San Marcos River starts at the San Marcos Springs on the campus of Texas State University in Hays County.

The springs are home to five endangered or threatened species including Texas Wild Rice and the Texas Blind Salamander. Normal daily flows on the San Marcos are around 100 million gallons a day. The San Marcos flows about 85.5 miles through Guadalupe and Caldwell Counties to the confluence of the Guadalupe River in Gonzales County.

The San Marcos River is one of the best places to catch a really large bass on a fly. Smallmouth, largemouth, Guadalupe Bass and Guadalupe/Smallmouth hybrids are all found in the San Marcos. Good numbers of catfish, Rio Grande Perch, several species of sunfish, carp and gar can all be caught on a fly in the same day.

Most of our fishing trips are done on the stretch of river between the towns of San Marcos and Fentress. There are several options for full day and half day floats. The San Marcos River is almost impossible to wade fish, so floating is the best way to fish it. All float trips are done in stable, comfortable whitewater rafts or kayaks.

LLANO RIVER

Located in the middle of Texas is the Llano River. Here's another gem for anglers of all skill levels. Along the banks of this river are gorgeous cliffs, massive rocks, trees, brush and sand. The river is usually quite clear, which pleases anglers. The typical fish found here are bass and sunfish. Keep in mind, you won't be able to access some areas of the river. It's also divided into a north and south portion. Both are equally challenging, scenic and rich in fish.

WHEN TO GO?

Texas is one of those magical states where you can fish year-round, and have fabulous conditions each time. The one downfall is that summer in Texas, especially in the southern regions, gets extremely hot. It can be rather uncomfortable to be out there fishing in the heat of the day. Additionally, many of the rivers are crowded with canoes, kayaks, boats and more. If fly fishing is more of a quiet hobby for you, stick to winter where it’s nowhere nearly as crowded and busy. You may also want to wait until the mercury drops a bit. As the temperatures cool down, sometimes the fishing tends to get better, too.

WHAT WILL YOU NEED WHEN YOU GET THERE?

in Texas. It may be that imitation cicadas, crickets and grasshoppers end up being your best bet. A good idea, if you're feeling unsure, is to visit a local fly-fishing shop and ask for advice. Not only will they be able to give you tips, but you’ll also be able to buy the flies you need right there.

There are a number of different ways to fish in Texas. In some areas, the shore is the only option, whereas others allow you to wade, float or even boat. There is a large variety for you to choose from, allowing you to pick your favorite style. A good rule of thumb is to always pack a pair of high-quality chest waders in your bag so you’re set to go if the opportunity presents itself.

In the state of Texas, anyone who is 17 years of age and older needs a valid fishing license. It doesn't matter if you plan to do saltwater or freshwater fishing, a fishing license is required. There is one exception to this rule — if you are doing your fishing in a state park from the bank, no license is required.

For Texas, you are dealing with some pretty diverse landscape and water conditions. When you are fishing in a river such as the San Marcos, you’ve got some areas that are quite narrow. There’s also the fact that there are low-hanging tree branches. Showing up with that 10-foot fly rod is just not going to be ideal. This is why some planning is necessary. It will allow you to pick the best fly rod and reel for the location and fish species.

Generally speaking, in Texas you can use anything from a seven foot to a 10-foot fly rod. The weight will need to balance with the rod you choose.

Flies are another tricky part. You aren't just dealing with one type of fish in Texas; instead, there is a massive variety. Sure, you can try to match to the hatch, but it goes a lot deeper than that

There are resident and non-resident licenses available. You can purchase a one-year or one-day license. You can also find information regarding limits and regulations through the Texas Parks and Wildlife Department.

In Texas, we have a massive selection of freshwater and saltwater fishing locations to choose from, there are challenges for all skill levels, and there’s the fact that you can fish year-round in this beautiful state. In fact, winter is sometimes the very best time to go fishing here. You won’t be fighting with the summer crowds, the water will be easier to navigate, and the fish will be that much easier to spot.

VANCOUVER & YUKON RIVER ADVENTURE

Are you ready for the adventure of a lifetime? In these times of overtourism, addictive gadgets, always-on working weeks and never-ending news cycles, there are at least a few places left that allow us to experience a true outdoor wilderness adventure trip. The Yukon is one such place!

I was recently catching up with an old friend of mine from my days at UCLA. He grew up in the Brooks Mountain Range of Alaska. We were talking about trip planning and wilderness trips, and he mentioned the Yukon, one of the wildest places he had ever visited.

If you have ever thought about visiting northwest Canada and the Yukon, this adventure will absolutely make everlasting memories! We will start the adventure by meeting in Vancouver and exploring the city for a day before continuing north to Whitehorse in the heart of the Yukon.

The trip will begin with a pick-up at the Vancouver airport. We will get settled at our hotel for the night before having dinner out with the group. We’ll rise the next morning and explore some of the city before going back to the airport for a flight

north to Whitehorse — where the real adventure begins. Once in Whitehorse, we’ll pick up any fishing licenses that are needed and head out on our river trip on the Yukon River.

Our first day will be spent on a scenic motor boat cruise down historic Lake Laberge to the start of the Thirty Mile River. This section of the Yukon River is part of the Canadian Heritage Rivers System and offers excellent fishing opportunities. The following three days will be spent canoeing the pristine Yukon River, exploring historic sites, and floating past many relics of the famous Klondike Gold Rush. We’ll be camping at some pristine campsites!

After meeting our guides at the outfitter base, we’ll do a gear check to make sure you have everything you need on the river. All canoes and gear will be loaded onto the motor boat, and you get a chance to sit back and enjoy a scenic cruise down Lake Laberge. Then it’s time to hit the water with the canoes. Once the gear has been loaded and everyone has had a chance to stretch their legs and grab a snack, you’ll find yourself floating down the Yukon River. After a few hours, we’ll reach our first campsite and enjoy dinner as a roaring campfire keeps you company on your first night out in the Yukon wilderness.

For the next couple of days, the ever-changing landscape of the Yukon River will cast a spell on you as you canoe down the mighty waterway. We’ll stop at historic landmarks such as Hootalinqua, Shipyard Island and Big Salmon Village, where our guide will take you back in time to the Gold Rush days, when the river was the highway for thousands of stampeders trying to get to the gold fields. Your chances of seeing wildlife such as moose, bald eagles, martens and beavers are excellent, and you might even spot a bear wandering along the shore. Our river guides will introduce you to basic paddling skills or review your technique so that you feel safe and comfortable doing one of Canada’s most popular outdoor sports.

On the final day, after a hearty breakfast, you will break camp and hit the water for the last leg of your river adventure. Past endless forests of spruce and pine, we continue as the river winds its way towards Little Salmon Village, our take-out point.

The scenic drive back via the Campbell and Klondike Highways will give you the opportunity to reflect on the past few days and to catch glimpses of the river you just paddled. We will arrive in Whitehorse in the early afternoon and catch a flight back to Vancouver where we’ll spend the night and go out to dinner. On the next day, we’ll visit a beautiful park in the heart of Vancouver before flying back to Texas.

While European settlement in the Yukon is fairly recent, in the last 130 years, the territory has been home to six principle indigenous tribes for centuries — the Kutchin, Hän, Kaska, Tagish, Tutchone and Teslin. It was during the Klondike Gold Rush, a three-year period between 1896 and 1899 that promised prospectors great wealth in exchange for hard times, that the population briefly climbed to over 100,000.

The land was exploited with little regard for the indigenous population or the environment that sustained it for so long. As well as bringing new diseases with them, the Europeans also claimed land, introduced foreign ways of governance, and drastically reduced the populations of moose, caribou and other game — all of which had an impact on the indigenous people, who today make up around 25 percent of the Yukon’s total population.

During my time at Cordillera Ranch, I have led some adventurous activities! But this adventure will beat them all as we discover some amazing wilderness along the Yukon River. Short stops in Vancouver will make the travel from Texas to the Yukon a bit more enjoyable as we see some sights and taste some good food and drinks in the largest city in western Canada.

Please contact Shane Reynolds with any questions and see the Club calendar for all the details for the trip.

2024

Cordillera Cares is our volunteer effort to bring together our staff from all parts of Cordillera Ranch to give back to our Kendall County community. We are blessed to live and work in a beautiful area of the country and know that we can come together to help make it even better.

Our entire team, comprised of employees from Cordillera Ranch, The Clubs of Cordillera Ranch, Cordillera Ranch Property Owners Association and DH Investments, Ltd., all come together to help with different non-profit projects throughout the year. This gives all of our staff the chance to contribute and get to know each other since we all work in so many different areas of Cordillera Ranch. There is nothing like laughing and sharing while working together for the common good to bring folks together.

Charlie Hill announced the initiative in July 2022, highlighting the three organizations that Cordillera Cares will support. The initiative continues to be successful and is growing every year. Brianna Botine, Victoria DeRocher and Kathi Spink are leading the different projects and organizing our Cordillera team.

The three 2024 philanthropies that Cordillera Cares has selected to support is The Center, Cultivar Farms and Love Kendall County Kids.

Kronkosky Place was dedicated to the citizens of Kendall County in 2010 to continue the legacy of the Rainbow Senior Center (RSC) as it transitioned into expanding new services and programs for older adults. RSC transitioned again in 2022 with a new name, The Center, to better encompass the variety of existing programs that span the social, health and lifestyle needs to ensure older adults stay active and engaged. From an active retiree looking to fill their newfound leisure time through supporting a homebound neighbor relying on a daily wellness check and delivery of a hot meal,

The Center promotes opportunities to live longer and healthier lives. In April, The Center installed a new putting green, with the help of Cordillera Ranch resident Philip Turturro, for their members and Cordillera Cares donated a golf bag, putters and golf balls.

Cultivar is a community garden program serving the clients of Hill Country Mission for Health, and Hill Country Family Services in Boerne, Texas. The Cordillera Cares team is delivering 3,600 square feet of mulch in July. The team helped install the mulch and provided equipment needed to complete additional projects on the farm.

Love Kendall County Kids is a 100 percent volunteer-driven 501(c)3 organization that partners with various local groups like churches, schools, other non-profits, local government, civic groups and businesses. Collectively, we are united by a common vision: ensuring that no child in our community faces the risk of hunger. We look forward to helping with this organization in the fall!

The Cordillera Cares team is excited to support these three organizations in 2024, in addition to the annual Kendall County Sheriff's Foundation Blue Santa program, and see all the new ways we can give back to our incredible community.

Cordillera Cares’ past endeavors include Stockings for the Kendall County Sheriff’s Foundation Blue Santa program; a Backto-School Hygiene Drive, a Fall Clothing Drive and an Outdrive Hunger Golf Tournament for Hill Country Family Services; an End-of-Season Swim Party for Boerne Blaze, the local chapter of Special Olympics Texas; and assisting the Families of Cordillera Ranch Adopt-a-Highway program.

To take part in future Cordillera Cares projects, please contact Brianna Botine at bbotine@cordilleraranch.com.

BOERNE ISD HIGH SCHOOL SPORTS –FOR THE WIN!

The Boerne Independent School District is a driving factor for the continuous growth in Boerne/Kendall County, with a current student population of more than 11,000. While the district shines academically, the athletic departments at both district high schools are equally and consistently recognized as well.

At the recent Alamo City Sports Awards, the Champion High School Chargers were awarded the Dan Cook Cup for the 2023-2024 school year, marking their fifth win with recognition in 2009, 2010, 2011 and 2019. This is presented to the high school in San Antonio and the surrounding area with the best overall athletic program. Individual awards went to Champion athletes, including Elizabeth Leachman who was named the Express News Cross Country Athlete of the Year and was a finalist for Track Athlete of the Year; Colin Breuer who was named Diver of the Year; Bexon Harrison who was named Water Polo Athlete of the Year; and Ephraim Tonn-Bourg who was awarded the Morgan’s Wonderland Inclusion Award.

Additionally, based on the 2024 UIL Lone Star Cup standings, the Boerne High School Greyhounds placed 3rd out of 206 high schools in the 4A classification, and Champion placed 26th out of 251 5A high schools.

But things are about to get a little more interesting. Earlier this year, the UIL announced its biennial realignment and reclassification for all sports for the 2024-2026 seasons, and for the first time ever, the Boerne Greyhounds and Champion Chargers will compete in the same district and will play against each other in every sport except football. Based on student enrollment, the Boerne Greyhounds moved up to Class 5A Division 2, while Champion remained in Class 5A Division 1.

Rick DeLeon, who worked for many years as a contractor for Burdick joined the team as a Project Manager in 2022 and Maria Trevino, Marketing Coordinator, is the newest addition although she worked with the team for many years as an em-

ployee of a major developer. Barbara Burger, Owner of Studio Domaine has been instrumental in their success over the years and does all of their interior design in Cordillera Ranch. “We are only as good as our team. We have researched and recruited some of the best in the industry whom we have known or dealt with for years,” acknowledged Company Founder, Chairman and CEO Art Burdick.

“Our bond goes beyond the workplace,” continued Alexia. “We genuinely care about each other and our respective families. This sense of camaraderie extends to our jobs and client relationships, fostering an environment where everyone is willing to lend a hand wherever needed. We're all fully committed to ensuring client satisfaction, reflecting the dedication instilled by Art and myself.”

A PHILOSOPHY ROOTED IN SERVICE

Burdick Custom Homes’ philosophy is simple yet impactful: prioritize the client’s best interests above all else, which encapsulates both product and service. Quality is more important to them than quantity. Unlike most builders, they limit their geographical area and the number of homes they feel they can expertly handle at one time. Art explained, “We do not consider ourselves to be a “Construction Company.” We are providing a luxury service to demanding and discerning customers. Their happiness is our objective. Designing and constructing a fabulous home for a fair price that the owner is overjoyed with is how we accomplish our goal.”

The Burdick team calls this the “Art Burdick Way,” and through his guidance has embraced his ethos of prioritizing the client's best interests, even when it impacts profitability. Alexia said, “If you always do what is right for the customer, you will be rewarded with referral business and a reputation that sustains your existence.”

THERE’S A REASON TO SHARE THIS REPUTATION

Art’s deep-rooted involvement in the community underscores the company’s core philosophy. Tracy shared, “If you know Art, he has standards and expectations that are unwavering. Art is a giver, not just to everyday charities and promotions, but to the bigger picture items that will affect generations to come.”

This philanthropic spirit is evident in the company’s numerous charitable endeavors. The Burdick team has raised significant funds for organizations such as Roy Maas Youth Alternatives. They contributed to and built the Burdick Community Center on the Boerne RMYA Campus, which was named in

honor of Art’s mother and father. Another notable contribution was a donation of $103,245 to SAMMinistries, generated from the proceeds of one of their property sales. These initiatives are collaborative efforts involving everyone on the team, with financial implications for all. Alexia and the entire team donate their time as well to worthy causes including Agora Ministries and the Greater San Antonio Builder’s Associations Annual Thanksgiving Lunch for our troops. Alexia added, “Art’s dedication to giving back to the community resonates with us all.” The Burdick team is currently working on a fundraiser to be held at their Model Home at 3728 Clubs Drive on July 20, 2024, for the Bergheim Volunteer Fire Department, which directly impacts the Cordillera Ranch community.

RECOGNIZED EXCELLENCE

Burdick Custom Homes stands as a leader within the industry, being named the #1 Homebuilder in San Antonio by Homebuilder Digest as well as receiving numerous accolades from peers and industry bodies throughout the years. Brooke attributes this achievement to consistency in all they do, saying, “We don’t strive to win one award. Every relationship and every home that we build is a testament to our team’s desire to be the best.”

Being a Preferred Builder in the prestigious Cordillera Ranch community is a testament to Burdick’s stellar reputation. Tracy proudly stated, “Cordillera has investigated, vetted and researched the builders that make up the Preferred Builder Program. We consider it an honor to know that our philosophy is appreciated when it comes to our reputation, craftsmanship and warranty of standing behind our homeowners.”

CRAFTING TIMELESS HOMES

For nearly four decades, Burdick Custom Homes has been masterfully crafting luxury residences using a holistic approach that ensures every home is not only visually stunning but also integrates with the environment. “We consider all aspects of the project to meet our clients’ objectives,” Alexia said. “Our homes are always designed to blend seamlessly with the natural landscape, enhancing the beauty of the surroundings.”

This also includes diversifying architectural styles. Brooke

explained, “We appreciate that people have different preferences and tastes. We cater to all styles while focusing on uniqueness, attention to detail and quality.” These styles are often influenced by Tuscan, Old World and French country design principles, striking a balance between contemporary trends and timeless appeal. Overall, Alexia believes, “Functionality of design and flow are critical components in a house that will age well and be considered timeless. Natural materials, quality cabinetry, neutral pallets, lots of natural light, and versatile design elements that can easily be updated are also essential.”

THE REAL KEY TO SUCCESS: A CLIENT-CENTRIC APPROACH

The secret to Burdick’s success isn’t that secret. Art attributes it to a straightforward principle: “Customer satisfaction is at the top of our list,” he said, adding. “It is an honor to be entrusted with the responsibility of designing and building a family’s new home. We take great happiness in seeing the pleasure of each person once they live in their new Burdick home. The greatest compliment we can receive is when our clients come back for their second, third or fourth home, or when they refer us to their family and friends."

CORDILLERA RANCH

PROPERTY OWNERS ASSOCIATION ANNUAL MEETING RECAP

On May 8, 2024, Cordillera Ranch Property Owners Association held its Annual Meeting of the Members at Voss Middle School located at 45 Voss Pkwy, Boerne TX. We had another wonderful turnout, with over 100 properties represented. The Board of Directors and POA staff appreciate all of the property owners who attended the meeting.

Sheriff Al Auxier spoke to the current criminal conditions in Kendall County and the challenges of the growing population. He addressed various topics impacting the county and stated that, fortunately, Cordillera Ranch does not share in a majority of the topics impacting the county as related to crime.

Lucy Hudson, representing the Bergheim Volunteer Fire Department, attended the meeting and thanked all property owners who attended their fundraiser last year. She explained the coverage zone BVFD responds to (58 square miles) and how the population continues to grow. Lucy detailed the difference in brush fires between 2022 and 2023, and how brush fires dropped in 2023.

The POA finished 2023 within 0.3% of budgeted expenses and 0.9% of budgeted revenue. In 2023, the POA collected just under $3,000,000 in assessments, which is an increase of just under $355,000 from 2022. The reserve transfer increased by 10% in 2023 from $628,000 in 2022 to just below $700,000. The POA is also undergoing a financial audit, encompassing years 2022 and 2023, which should be completed shortly.

POA General Manager Kevin Koether broke down the number of Architectural Review Committee (ARC) submittals in 2023 that included 35 new home construction plans as well as 213 ancillary submittals (pools, landscaping, remodels, fencing, etc.).

Currently, Cordillera Ranch has 74 homes under construction or approved to start, and 37 more in Design Review. The POA ARC Manager Brandi Wright has done a tremendous job managing the ARC process and is a wealth of knowledge that property owners and contractors can rely on.

The Pavilion Park playground has been completed with the addition of a sidewalk, picnic tables (including an ADA compliant table), benches and trash cans. The first phase of the Verkada camera upgrades has been completed at entry gates and are working spectacularly. The security team has found the cameras to be highly useful and we are now able to positively ID those who damage gate arms and seek reimbursement. The POA is working on bids for additional areas around the property that may have cameras installed in the future.

The new POA website has launched, which offers substantially more functionality for property owners as well as the management team. Property owners can now submit reservations online, view their accounts, and submit tickets to the POA office. Kevin introduced Jack Cohea who headed the website project. Kevin also announced that POA communications will now be posted through the website and asked all property owners to register so they can stay up to date on the latest community news.

Other completed projects include the conversion of all entry gates to the Doorking system, the widening of the Rio Cordillera entry off of F.M. 3351; the cleanup of vegetation along the walking trails to make them more accessible; and the hiring of additional guards for peak traffic times. The additional guards have reduced the average wait time for guests to less than one minute to access Cordillera Ranch.

The following goals were presented to the property owners in attendance. The roads in Swede Park will be repaired, and the river parking circle and both sides of the dry creek will be repaired with a stabilizing agent to help prevent erosion; when baseball season is complete, the POA Maintenance Team will begin renovations to the baseball field; the Maintenance Team will be cleaning and sealing the walls and monuments at the multiple entries around the Ranch; the POA is currently working with multiple companies to develop bids to repair or replace the lighting from the Hwy 46 entry to the North Gate near the Visitor Center; the POA is having a roadway engineer audit all roads throughout Cordillera Ranch, and based on feedback from the engineer and need, we will begin the bidding process for road repairs around the Ranch; and the POA will be installing mile marker indicators throughout the walking trails, as well as working with the Nature Club to create informational signage to be installed on the walking trails.

We appreciate the support of all property owners who were able to attend the meeting, and we hope to see you next year!

The Cordillera Ranch website is home to a tremendous amount of detail about our community and Club. One of the most visited places on the site is the “Real Estate” tab where you’ll find a great deal of information about everything from available homesites and homes, to the advantages of working with one of our six Preferred Builders. With all that great material, it felt like it was missing something. And it was!

One of the most important pieces of the Cordillera Ranch real estate world is the CR Realty Team. They are THE go-to group for buying, selling and really any kind of real property information inside of Cordillera Ranch. While you’ll find short bios about Charles, John, Vance and Carey under the “Cordillera Ranch Realty” tab, it felt like their stories weren’t fully told.

Over the course of a few days in early May, we had a video production crew shoot interviews of the CR Realty team so you could learn more about them, their unique ability to explain the story about Cordillera Ranch’s real estate, and why most of our community’s real estate transactions happen with their guidance.

We invite you to scan the QR code below and have a look at some great new video content highlighting CR Realty and the dedication given by each of our Cordillera Ranch real estate professionals to this wonderful community.

Enjoy!

JOHN KUHRY

IN THEIR CLIENTS' WORDS THE CR REALTY TEAM:

We’re proud of the team that makes up CR Realty and the professional services they provide to so many of our clients year after year, and every so often we need to brag about them. Throughout the year we get a number of very thoughtful notes following a transaction that one of our clients has completed in Cordillera Ranch, so as we approach the midpoint of 2024, it felt like a good time to share a few of the more recent ones we’ve received.

VANCE WALLER

“My wife and I met John Kuhry five years ago while visiting Cordillera Ranch. His expertise and knowledge in Cordillera are without match. In addition, he allows his client to move through the process of buying or selling with zero pressure and excellent advice when asked. Most importantly, I consider John a good friend and would recommend anyone looking into Cordillera Ranch to call and see for yourself how John can guide you to your dream home.”

– Linda and Mark M.

“John has been a great Real Estate Agent for us. He is very knowledgeable about the market and worked hard to understand our needs. Once he found the perfect site for our new home, he helped us close the deal and has stayed engaged with us to help us move our project forward. We highly recommend him.”

– Cheri and Richard P.

CHARLES MUELLER

“Thank you, Charles Mueller, for not giving up on us and helping us find the perfect property! Over the past nine years, he never lost sight of what we were looking for and kept us in mind when the right opportunity came up. So happy we trusted Charles. We have appreciated him being a straightshooter and his long-term interest in truly helping us. We are a very picky couple and we Highly Recommend Charles!”

– Sara and James P.

“Charles Mueller was very helpful in coordinating our purchase. Since this was an out-of-state sale, we relied heavily on his experience and recommendations. We would definitely recommend Charles' expertise to our friends and family.”

– April and Kevin O.

“We met Vance when we decided to check out Cordillera Ranch for our retirement home. He made as big an impression on us as Cordillera. With his professionalism and knowledge, we bought, sold and bought again and, if ever we move again, within The Ranch of course, we shall be calling Vance.”

– Val and Jim B.

“Mr. Vance Waller worked on my behalf over several years to identify a home in Cordillera Ranch that was compatible with my interests. Because I was a considerable distance away from the Boerne area, his timely and thorough communications about potential properties made my trips fruitful. His patient persistence resulted in matching me with the right home while earning him my utmost respect for his professionalism.”

– Mary A.

CAREY YEAGER

“The past six months have been very stressful and upsetting for me. My husband of 58 years passed away and I put my house on the market. Carey Yeager took care of everything for me down to the smallest details. She is a very caring, hard-working person who I'm proud to call a friend. Thank you, Carey, from the bottom of my heart.”

– Randy A.

“Ben and I used Carey Yeager to sell our home in Cordillera. After living a corporate gypsy life and buying and selling many homes, we found that Carey exceeded all our expectations. She was prompt in meeting with us and following up with details, etc., of all the homes that had recently sold in our price range. Could not have been happier.”
