Now, I am by no means a student of interior design, nor do I claim to have an eye for that sort of thing — heck half the time I have to ask my very patient wife if my pants and shirt match! I do, however, enjoy quotes with meaning beyond the specific topic they’re relating to. And her quote about the timeless nature of a room can translate to any number of different environments, including the room that is Cordillera Ranch.

TELL US ABOUT YOUR WORK EXPERIENCE?

For over 23 years, I’ve been immersed in the events industry, gaining extensive experience across various roles. My journey began with working for the hosting agency for the 2001 Super Bowl in New Orleans. In 2010, I attended culinary school and discovered my passion for catering. This led to a position as a Catering Manager, and eventually, Director. My involvement in the industry extended to joining an association as a board member and eventually becoming president. Through my event travels, I eventually landed in Austin. Once here, I was asked as a favor to judge event submissions by the most talented local event companies. I was so impressed by one of the companies — they won four of my seven awards — that I introduced myself and went to work as a Director for a destination management company (DMC). Later, I was hired by the biggest DMC in the U.S. Most recently, I spent two years at a country club in Austin before finding my place at Cordillera Ranch. It’s been a road full of twists and turns, but it has always unfolded in the most beautiful way.

WHAT DO YOU LIKE MOST ABOUT WORKING HERE?

For the last few years, I’ve wanted to master social media, and Cordillera Ranch has given me that opportunity. But frankly, what I adore most here is the team. Working with them to achieve a high level of service for our exceptionally kind members is definitely my favorite part of the job. Plus, the views here aren’t too shabby either.

WHAT DO YOU FIND PROFESSIONALLY REWARDING?

Creating experiences for members and clients has always been near and dear to my heart. Whether it’s a wedding, a community give-back event or a corporate function for a company doing good work, these moments are the most rewarding part of my career.

WHAT DO YOU DO IN YOUR FREE TIME?

I enjoy learning new skills, listening to audiobooks during long drives with a good coffee, taking naps in my hammock by the pool, and spending time with loved ones.

WHAT TWO THINGS WOULD YOU WANT IF STRANDED ON AN ISLAND?

I’m a planner — I’d want a solar-powered satellite phone to call for help and a hammock to relax in while I wait for the rescue team.

ARE YOU A CAT OR DOG PERSON, AND WHY?

I’m a dog person. They’re loyal, show unconditional love, and truly are a woman’s best friend.

WHICH SUPERPOWER WOULD YOU LIKE TO HAVE?

Time travel. To see the future, appreciate the present, and fix any mistakes of the past.

AS A CHILD, WHAT DID YOU WANT TO BE WHEN YOU GREW UP?

A lawyer and a part-time super model — yes, really!

WHAT WAS YOUR MOST RECENT ADVENTURE?

A trip to the Big Island of Hawaii. Sun, sand and some muchneeded relaxation.

WHAT IS YOUR FAVORITE SEASON, AND WHY?

Fall is my favorite season because of the crisp chilly air, the colors of the leaves, how coffee somehow tastes richer, the smell of bonfires, and the anticipation of the holidays.

ANYTHING THAT WOULD SURPRISE OTHERS ABOUT YOURSELF?

I learned to drive on a tractor, I play darts, smoke cigars, drink whiskey on the rocks, go to car shows, and love to toss a football. Alternatively, I can’t survive without earrings, mascara and mani/pedis. I’m full of surprises!

CHEMISTRY CREATES FAMILY BONDS

Like most Cordillera Ranch residents, Amanda and Chance Richie knew they wanted to live here the moment they saw the property three years ago.

Although

they initially searched for a place in the Dominion, ultimately, they decided it wasn’t the right vibe for them. Amanda found Cordillera Ranch while doing some research and they decided on a whim to go check it out.

“We drove to Cordillera not knowing anything about it and bought a lot the next day. We knew we wanted to be here from the moment we came through the gates,” recalled Chance, but it was a long, circuitous road to get here.

Both Chance and Amanda have had jobs and experiences that most people would call interesting and perhaps even unusual.

Chance grew up on a ranch in Menard. He went to high school in San Angelo before working on drilling rigs in South Texas and then joining the Navy. He started out operating nuclear reactors and worked his way up to become a nuclear submarine officer onboard the USS Alabama (which is the length of two football fields), after the Navy sent him to UT Austin for a chemical engineering degree.

“It was interesting to hear about people complaining about

bootcamp. I went from roughnecking in 100-degree heat to bootcamp, so I thought it was a cakewalk. We got three meals a day, and I appreciated the opportunity the Navy was giving me,” shared Chance. “We’d go out for ninety days at a time [on the submarine]. After 9/11, it was a dangerous time, and when you’re on a ballistic missile submarine in the middle of the Pacific Ocean, you don’t know if your launch orders are a drill or real, but we were ready to go. I felt fortunate to be able to serve this country.”

“The more responsibility you give him, the more he responds. I think some special people rise to whatever challenge you give them, and Chance is one of those people. It’s a rare thing,” added Amanda proudly.

Chance will be the first to admit that one look at his beautiful wife and you’d be surprised to find out that she’s worked in an industry dominated by men her whole life and enjoyed getting her hands dirty right along with them.

Amanda is originally from Vermont but primarily grew up in Ohio and Michigan. After graduating from Albion College in Michigan, with a degree in applied mathematics, she intended to pursue a career in environmental law. However, as is often the case, life took a turn, and when her dad got sick, she returned home to help run his chemical business.

“I think most people who look at me wouldn’t think I knew

how to operate a lot of systems at manufacturing facilities, but I really like to get dirty and rebuild a chemical pump or do some plumbing if needed,” she laughed.

Years later, it was thanks to their respective businesses that Chance and Amanda met serendipitously. At the time, Chance owned oilfield service businesses with operations in West Virginia, Ohio and Texas and had been buying specialty chemicals from Amanda’s chemical company, headquartered outside Detroit, for some time.

“One day, my sales rep, Bobby, set up a meeting in Pittsburgh for the two of us to meet but I got stuck on a frack job and was running late,” said Chance.

As a busy business owner, Amanda was not happy about it: “I told Bobby if you’re guy doesn’t show up, I’m leaving. I don’t wait over an hour.”

“I was fifty minutes late and rolled in wearing my Shalewater shirt, jeans, work boots and a straw hat. I was kind of dirty, truthfully,” laughed Chance. “Then, I see this really good-looking blonde sitting next to Bobby in business attire. Amanda introduced herself as the CEO of Plymouth Technology and I

thought, ‘no, you’re not,’ but we got to talking and twenty minutes into it, I knew she was the real deal.”

Although there was initial chemistry on both sides, the relationship grew slowly into a friendship before Amanda let Chance know she liked him. “I probably made the first move. I was pretty guarded, even though Chance said he wanted to ask me out. I was so used to working with men so I was very careful about being professional,” shared Amanda. “After I let him know it was safe to ask me out, we went out on a date night and I met his mom. Fortunately, she liked me, and the rest is history.”

The couple has been married ten years and have five grown children. After meeting Amanda, Chance moved to Michigan and brought his two girls up so they could attend Cranbrook, the private school Amanda’s kids went to. “Cranbrook opened up opportunities for my girls they weren’t getting in their local public schools,” said Chance. It wasn’t until the youngest graduated high school that they moved back to Texas permanently, and thus, moved into the Cordillera Ranch neighborhood.

The initial plan was for both of them to retire, but as Chance pointed out, “I got out here to Cordillera and realized I wasn’t

much of a golfer, so I had to figure out another way to use my time. We both got a little restless, so we started an oilfield chemical business together called Texx Chemicals.”

“We decided we wanted to continue to use all of this knowledge that we had and create a new company,” added Amanda.

When the couple isn’t working, which clearly, they love to do, they like to visit the family ranch near Brady to go horseback riding and spend time with their menagerie of animals (which includes horses, goats, cattle, dogs, cats and one chicken).

Something that most people don’t know about Chance is that he really enjoys and is quite good at training livestock guard dogs, such as Great Pyrenees or Anatolian Shepherds. “I never had a lot of patience, but since I started training the dogs, I have learned to develop a tremendous amount of patience. I’ll lay in the grass with them for hours to earn their trust because they are basically wild animals born in the brush when we get them,” said Chance.

On the other hand, Amanda loves to get in the kitchen and bake, everything from homemade gingerbread to shortbread cookies, which she made the night before the interview for this article. Here is another area where Chance gets to practice patience. “I’ve gotten better at not eating the whole batch,” he joked.

Of course, more than anything, Amanda and Chance love the opportunity to spend time with their children, even though they are quite spread out. Sasha (22) is a journalist for the Dallas Morning News and has always loved and been very good at writing. Max (23) lives in Chicago and works as a data analytics consultant. Jack (26) works for a real estate tech company in NYC. Emma (20) is studying poultry science at A&M and, finally, Jordan (19) is a sophomore at UT Austin in chemical engineering. It’s clear they’ve all inherited their parents’ business savvy and mathematical minds.

At least once a year, they all get together for a family vacation. One of the most memorable was an African safari last year. “We love to do stuff with our kids … we’re a tight knit family. Africa was a trip of a lifetime and everything you can imagine,” said Amanda.

“A wild lion got so close to the Jeep — he was only three feet from us,” added Chance.

Next up, the family is going to Michigan for the Michigan-Texas football game to root for their respective teams and continue the beloved family rivalry.

Until then, Chance and Amanda will enjoy their new home, go for long hikes and explore all of the amenities Cordillera Ranch has to offer. “We love the flexibility Cordillera’s Equestrian Center gives us. We can easily take our horses back and forth from the ranch, which is nice,” Chance said, “And the sense of community is amazing here.”

The couple is continuing to build on that community of friends in Cordillera Ranch. “Carla and Mac Northington were the first people to welcome us here during a time that was especially meaningful. One of our favorite things is going to dinner at the Club and running into friends that we’ve made that have helped welcome us,” said Amanda. “We’ve thrown a couple of parties and invited everyone in the neighborhood, so we’ve gotten to know a lot of great people.”

THE HISTORY OF THE CORDILLERA CUP

The Cordillera Cup is an annual Ryder Cup-style match between Team Hill and Team Northington. Team Hill is captained by David Hill and Team Northington is captained by Mac Northington. These gentlemen have been close friends since their college days at the University of Texas and as you can imagine, they’ve played a lot of golf together over the years. After college and later in their careers, Mac and David partnered together to develop Cordillera Ranch. In 2007, the Cordillera Cup was born and built on a foundation of competition and camaraderie with a little trash talking mixed-in for good measure.

Adding to the culture of the event, both of David’s sons, Charlie and Chris, play for Team Hill and are scratch golfers. Mac’s sons and sons-in-law have also participated on his team over the years but you’d have to look a little further down the handicap roster to find them … one may assume they took

Mac’s handicapping class. While this event’s foundation is rooted in the friendly rivalry between Mac and David, the whole membership is invited to engage as well. The first time a new member plays, he’ll get assigned to a team based on how the handicaps fall. From there, that person stays on that team.

We’ve made a few changes to the event over the years by having Mac and David play each other and going from a shotgun start to tee times, but the overall structure hasn’t wavered. We always have a pairings party on the Friday before where matches are revealed, and the captains speak. That Saturday, two 9-hole matches are played — best ball on the front nine and alternate shot on the back nine … in proper golf terms, that’s fourball and foursomes. On Sunday, the field plays a singles match. Each match is scored using the following system: 1 point if you win, ½ a point if you tie, and 0 points if you lose. Over the years, there’s been some tight matches played and as you can imagine, some that weren’t very close.

In the early years, Team Northington dominated by winning eight Cordillera Cups in a row. Since then, the matches have been pretty tight with Team Hill winning five of the last nine years — they even had a three-in-a-row stretch from 2020 to 2022. Heading into the 2024 matches, Team Hill is trying to notch another victory to even the tables since Team Northington’s flag has been flying in the Champions Gallery for the last 11 months.

The 2024 Cordillera Cup will be played October 12-13.

2024 CLUB CHAMPIONSHIPS BEGIN

The first two legs of championship golf were completed in June — the Junior and Senior Club Championships.

JUNIOR CLUB CHAMPIONSHIP

On the Junior side, Chase Coggins was our only competitor in the 9 & Under Division. He played from a modified tee in the fairway and shot rounds of 45 - 49 for a two-day total of 94. In the 10 to 13 Division, we had three competitors: Walker West, Ella Hill and Jordan Zabaldo. These young golfers competed from the Teal tees and the scores were fairly tight after the first round. Jordan got in a groove on day two and fired a second round 82 (8-shots better than day one) to capture the title over Ella Hill who shot a pair of 94s in her first Junior Club Championship. In the 14 & Up Division, we started with three competitors but one had to drop due to a wrist injury. Julia Hansen, who plays high school golf at TMI, captured the title with rounds of 79 - 80 for a 15-over par 159 two-day total. Kenlee Runyan, who plays high school golf at Champion, also competed in this division where both girls played from the Golden Bear tees.

SENIOR CLUB CHAMPIONSHIP

In the Senior Club Championship, we had 12 men in the Super Senior Division and 15 men competing in the Senior Division. On the net side of the Super Senior Division, Jerry Merck finished 2nd place and Bill Hocking finished 1st — they were only separated by one shot. Neither of these guys are strangers to competition — I can't even count how many Super Senior Championships Jerry Merck has won, and Bill's wife, Jennifer, is our Ladies' Club Champion. On the gross side of the Super Senior Division, there was a tight race between David Cottrell and Jim Ward — they were only separated by a couple shots going into the final nine holes. Jim fired a back nine 39 to capture his first Super Senior title by 7 shots over David.

On the net side of the Senior Division, we had a pretty tight race — Dan Genovese was in the driver's seat through 15 holes of the second round but finished with three doubles to drop out of contention. On the flip side, our eventual net champion, Jason West, made a net duce on #17, which catapulted him up the leaderboard. Tony Coleman and Jim Hansard finished tied for 2nd where Tony won the scorecard playoff. In the gross division, Ron Trevino started the 2nd round with a 7-shot lead and never really looked back. Toro has been on a tear as of late — he won the 2023 Match Play and Senior Club Championship so now he gets to join John Long as a back-to-back Senior Club Champion. Of honorable mention, Nick Mumford fired the second lowest round of the tournament (78) on day two to rocket up the leaderboard into 2nd place.

MY GOLF JOURNEY

From the moment I stepped onto the Ranch back in 2016, I knew it was a special place, so I was thrilled when Marc DeWall asked me to join the Cordillera Ranch team as an Assistant Golf Professional. During that time, I discovered a passion for coaching and took on the role of Player Development Coordinator in 2020 and then Director of Instruction in 2023. My role is to serve the membership’s needs with regards to individual, group and specialized instruction, and club fitting.

Originally from Southampton, England, I grew up taking lessons every Sunday with friends and my cousin, competing for a chocolate bar from the Pro Shop. After a successful junior golf career, which culminated in representing England on the winning Girls Home Internationals Team in 2008, I made a spontaneous decision to move across the pond to play collegiate golf at Western Texas Junior College and then Florida International University. During those four years, I was

awarded multiple academic awards, qualified for two NJCAA National Championships and finished T-1st at the Sunbelt Conference Championship after recording the lowest conference scoring average for the semester. Playing collegiate golf helped set me up for the biggest individual title of my amateur career — English Mid-Amateur Champion, made even more special with my dad caddying.

After a handful of years travelling around the country playing professional golf on the Symetra (now Epson) Tour, and other mini tours, I decided to switch gears and build a career as a PGA and LPGA Class A club professional. My experience participating in world-class development programs has been central to building the highest quality programming for the Cordillera Ranch membership. It was an honor to be awarded the 2022 Southern Texas PGA Player Development Award and a testament to how hard the team has worked to make these programs a success. As the game keeps evolving, it is important for us as professionals to continue to learn and seek out educational opportunities, new information and also give back to the sport that has given us so much. For me personally, that has included joining the LPGA Central Section Educational Committee and the STPGA Tournament Committee.

Golf also plays a huge role in our home life as my husband, Brody, and I met on the golf course during our freshman year of college, and he is the Superintendent at Landa Park Golf Course. We have traded “friendly” golf matches for Sunday drives around the golf course with our two boys — Beckett, 4 and Brooks, 1 — and are excited to watch them grow up around the game. The influence golf has had on my family is most evident by the careers we chose. My sister and stepdad are both PGA Professionals in England, my brother-in-law is a Superintendent here in Texas and my cousin, who I grew up learning the game with, has been a Greenskeeper at the course we played as juniors since he was a teenager.

After 10+ years of coaching, some of my biggest takeaways are that every golfer is an individual and the golf swing doesn’t have to be perfect. It is important for me to create a partnership with my students to ensure any skill or equipment changes make sense to them personally and align with their short and long-term goals and, most importantly, get them on the golf course playing this great game!

CULTURAL PRACTICES IN AGRONOMY

Annually, in late July, the golf course here at the Club closes to complete our much-needed cultural practices. When we say cultural, we mean all non-chemical practices. This is the time where we aerify and de-thatch all our zoysia playing surfaces.

This summer process takes place this time of year while the zoysia is in its peak growing season, which allows for the best recovery. During this time, we start by aerifying tees, fairways and approaches to the green. These areas are core aerified, pulling a 5/8” plug from the soil that leaves a hole that we will later fill with a sand and compost mix. As seen by the illustration, this practice alleviates the compacted area from golfer and cart traffic, allows for oxygen and nutrients to enter the root zone, and promotes root growth and density that help the plant survive the stress we place on it. Following the aerification, we will topdress all of these areas with sand. The sand mixture is porous enough to allow for more nutrient and oxygen movement into the soil and allows for the rhizomes and roots to grow through the soil with ease.

Following the aerification process, we begin the de-thatching process, which involves “verticutting” or vertical mowing where vertical blades slice through the thatch layer of the turf. The verticutting does not go into the soil like aerification, rather, the first inch into the grass canopy. What we are doing is removing as much of the “spongy” feeling under the ball as it sits on the turf. Following behind with a layer of sand helps fill the de-thatched areas resulting in a very smooth surface and a slightly firmer surface for the golf ball to bounce and roll down the fairways. The smooth roll and firmer surface are our main goals in the verticutting process. Where aerification’s main

benefits are turf health, verticutting and sanding accomplish the surface performance goals we have.

Our cultural practice time is always seen as an annoyance to golfers as the benefits are both cumulative and delayed; cumulative, as the more we accomplish this practice, the better our surfaces perform each year. The benefits are also delayed as it takes time for turf to recover from this process. Patience is always our mindset as we know what we accomplish this year in our cultural practices will always make the next year better.

The course has had an amazing growing season this summer as we were blessed with the spring and summer rains. The turf has recovered amazingly from our unprecedented drought the previous two summers as the course is thriving and healthy as we move closer to fall, and will most certainly result in amazing conditions next spring.

IN A LEAGUE OF THEIR OWN

The Clubs of Cordillera Ranch boasts several leagues for both tennis and pickleball. In the spring, the Tennis and Pickleball Club was represented by two Ladies Tennis Teams at two different levels and two league sessions of coed pickleball.

The 3.0 ladies’ tennis team, Set it Up, is captained by Courtney Lambert, and the 3.5 team, The Chicks, is captained by Debbie Williams with help from Anne Cotner. The league play lasts eight to ten weeks and both teams compete against other private clubs and facilities in the San Antonio area. The teams play four doubles matches on Wednesday mornings to determine the winning team. The matches consist of two out of three set matches with a match tiebreak to determine the third set. These ladies are focused and dedicated to the sport and

practice multiple times a week to sharpen their skills and prepare themselves for match days. The San Antonio Professional Tennis Association sponsors the league, and we are proud of all of our members for their travel and efforts. Although our teams did not win the league, they competed well and continue to work on their game and press forward to the next season. I cannot thank the captains enough for their commitment to the team and the Club. Our fall league starts in early September and runs through November. Good luck ladies — looking forward to a great fall season!

Pickleball leagues at Cordillera Ranch are new and exciting. We hosted a coed league on Wednesday evenings with 24 participants for six weeks. This was a progressive league, which means your results each week determine where you will play the following week. This is a doubles league, so you play one game with the other three players on your court. The player who wins the most points over the course of three games moves up to the higher court. The player with the lowest point total moves down to the lower court. There are six courts of league play each week so over the six-week session there is plenty of movement and a variety of players week to week, which is exciting and challenging. There were two six-week sessions in the spring, and we look forward to adding a men’s league and women’s league as well as our coed league in the fall. Pickleball leagues will continue to grow as the sport’s popularity increases. Beginner and junior leagues are on the horizon as our pickleball program expands to all ages and levels. Overall, tennis and pickleball leagues continue to prosper at the Club and we look forward to an awesome fall league schedule. TPI SCREENING: IT’S

MORE THAN THE ASSESSMENT

Like many sports, golf is one that requires commitment, consistency and correct body mechanics. It is also a dominant-sided sport, as are many. I have written before about TPI screenings, and I am revisiting this subject to hone in on the importance of understanding your swing style and helping the body move through the swing with ease.

What is the TPI Swing Screen? I am certified to perform the Titleist Performance Institute Swing Screen, which is an assessment tool to evaluate a golfer’s physical performance as well as limitations through their golf swing. Being the body is a connected kinetic chain, the screen assesses your swing characteristics and human movement at the foot, ankle, knee, hip, pelvis, thoracic spine, shoulder, elbow and wrist. There are typically 16 characteristics the body may have through a swing. I then create a program to identify techniques that will reduce undue stress on the body. This screen was created in 2003, and has only become more effective and efficient, even through the time that I have been certified.

Getting to know how your body moves and learning how to help it move better is key to gaining confidence in all we do in life. Learning whether you have S-Posture or C-Posture can affect the swing as well as how you feel walking through your day. For example, does your golf pro tell you that you have Loss of Posture, Early Extension, Sway or Slide, Casting/Scooping,

etc.? Do you want to know why and how you can move into a smoother swing? There are many tricks and moves that can help with movement inefficiency.

I love to design training programs, and as a personal trainer, I am always looking to align strengths and weaknesses throughout the body so that one can move with more ease. I am excited to use the TPI Pro app, which gives you a personal exercise prescription to address any hinderances, weaknesses and alignment issues the body experiences through a swing, and allows me to adjust your program as you improve in strength, mobility and flexibility. The assessment lasts about 35-45 minutes. Once assessed, your personalized, timed-for-your-schedule workout is assigned to you immediately. This personalized workout and flexibility routine at your fingertips allows you to use it anywhere and with minimal equipment. I always look forward in your program, designing and improving according to your personal needs.

One of my favorite things as a trainer is seeing improvements, from the smallest to biggest victories. This happens on a mental and physical level for any client. Your TPI assessment is the beginning of the journey to improve your swing with less pain.

Oregon Pinot Camp is a multi-day immersive experience filled with workshops, tastings and dinners in the Willamette Valley. It was set up very much like any summer camp. I was dropped off at my hotel, got settled, and the school buses were used to get us campers to each venue every day.

The first reception was held on the grounds of Sokol-Blosser. It was covered with white canopy display tents. There were about 50 tents that covered the cooking areas and buffets, and around 250 wines on display to taste, learn about and enjoy. We were given the opportunity to interact with winemakers and principals from 52 participating wineries. I teamed up with another club Somm for most of the evening. He was young in the field and enjoyed my insights and knowledge. We made a good team attacking all the wines and discussing each after every taste. Forty to fifty of the wines were labels we have offered at the Club before, so this was a great opportunity to refresh.

Each day we attended breakfasts at various vineyards, followed by the seminars. We studied soils — they literally dug out a trench about 20 feet deep and over 100 square feet. They talked us through 450 million years of soil and all of the geological happenings during that period: volcanoes, great floods, whirlwinds, and one of the layers of soils was said to originate in the Dakotas.

In other seminars, we covered farming practices and terroir. Winemakers explained to us why their vineyards were planted in certain ways and directions, mostly to account for maximum or minimal sun exposure depending on which varietal was growing. It also allowed Pinots and Chards to be harvested at different times because all the vineyards have few on staff. This allows the harvest to be done in steps, with Champagne-style grapes to be harvested last.

This was really a lot to absorb in a few days because every seminar ended in tastings, no matter if it was breakfast, lunch or dinner. The experts walked us through each tasting, including the different farming practices, soil, varietals, elevation and AVA’s.

On our last full day, we were tested blindly in groups. First was Pinots, then Chards, followed by other Whites — four sets of eight wines. Collectively our table did remarkably well.

Then at last came the grand gala, held in a Las Vegas-style tent. It covered all 35 tables, amassing about 400 people. On this night, the 3-liter and 6-liter bottles were flowing from the vineyard library who was gracious enough to share with all of us.

IT WAS TRULY A SPECIAL EVENING!

WELL-ROUNDED SUPPORT FOR KENDALL COUNTY

Cordillera Cares is our volunteer effort to bring together our staff from all parts of Cordillera Ranch to give back to our Kendall County community. Our entire team from Cordillera Ranch, The Clubs of Cordillera Ranch, Cordillera Ranch Property Owners Association and DH Investments, Ltd. comes together to help with nonprofit projects throughout the year. This gives our staff the chance to contribute and get to know each other since we all work in so many different areas of Cordillera Ranch. There is nothing like laughing and sharing while working together for the common good to bring folks together.

The three 2024 Philanthropies that Cordillera Cares has selected to support are The Center, Cultivar Farms and Love Kendall County Kids.

CULTIVAR FARMS

Cultivar Farms is a community garden program serving the clients of Hill Country Mission for Health and Hill Country Family Services in Boerne. The Cordillera Cares team delivered 3,600 square feet of mulch in July, and 20 employees helped cover the pathways between each flowerbed. After completing the project, the Cordillera Cares team delivered an additional 12 yards of mulch for them to use for continued projects on the farm. The mulch was donated from the organic byproduct of clearing lots for sale in Cordillera Ranch. The team had a great time and looks forward to being able to help again with future projects.

BLUE SANTA

We have begun planning for our largest project of the year, Blue Santa. In 2022, Cordillera Cares partnered with the Kendall County Sheriff’s Foundation Blue Santa program. That year, 575 children received new Christmas toys with the assistance of the Kendall County Sheriff’s office, local businesses and individuals. Cordillera Cares was honored to have supplied every one of those children with a Christmas stocking full of age-appropriate toys, thanks to the donations from members and staff. We also had an overwhelming response from residents and employees volunteering to help stuff stockings and hand them out at the Blue Santa event.

Blue Santa continues to grow each year. Last year we donated 612 stockings, and this year the Kendall County Sheriff's Foundation is planning to support up to 700 families.

On Tuesday, November 26, Cordillera Cares will be accepting donations through a digital platform for all who wish to sponsor stockings. Each stocking will be stuffed with at least $25 worth of toys, socks, winter hats, puzzles, games and goodies based on age group and gender.

SANTA’S WORKSHOP - STOCKING STUFFING!

Last year we had over 30 Christmas volunteer elves to help us stuff stockings. This is such a fun part of the program and we encourage you to all come with your Santa hats on and help us in the Christmas Village of the Cordillera Ranch Visitors Center. We will open multiple times and days for stuffing. Watch for emails or contact us for more details and times to volunteer.

BISD’S THEATRE PROGRAM: PAVING THE WAY TO BROADWAY!

Historically speaking, art in any permutation, be it visual, performance or otherwise, is a marker of cultural evolution. Every major civilization has demonstrated some form of artistic expression, which is ultimately a reflection of its cultural identity.

Yet, there was a time not too long ago in our own American history, when kids weren’t typically encouraged to pursue a passion or career in theatre or any of the fine arts. Thankfully, that perspective has greatly shifted and they’re now recognized to be a truly beneficial aspect of education. Boerne Independent School District’s (BISD) Theatre program is a wonderful example of that.

“We’re aiming for a well-rounded education. It’s well known that academics in BISD are very strong, and so when putting that all together, these kids find themselves developing great characteristics for success because they have had strong academics and strong fine arts,” said Ken Peach, Coordinator of Fine Arts for BISD.

According to Ken, businesses are looking to hire people that

have the kinds of skills honed in theatre — traits like empathy, time management, problem solving and the ability to deftly engage with others. “We teach a lot of these traits in fine arts — skill building, because in all of these programs you have to work with each other. Employers are looking for these types of personalities, those that can multi-task,” elaborated Ken. “And parents are open to it because they want their kids to have tons of different experiences before they go to college. We have a number of students that double up in fine arts, even athletes.”

Currently, BISD has a theatre program in each middle school and high school, offering three levels, beginning in sixth grade. Once kids enter high school, theatre and technical theatre are broken into two different classes.

“We offer four different theatre courses at the high school level: theatre, where students learn about theatre history as well as acting; staging and performing; technical theatre, where students learn to run lights and sound, build sets and props, stage manage productions, etc.; and production. Students must audition to get

a spot in Production classes, where actors and technicians hone their skills on more advanced productions,” explained Ken.

“We also offer musical theatre in high school, and that class is taught by our theatre teacher and the choir teacher,” he added.

On average, about 150 middle school students and 180 to 200 high school students are enrolled in each campus’ program. Teachers teach a full load of the three different levels each and every day. Of course, when students get to high school, it’s a much more intensive, rigorous program.

The theatre teacher at Champion High School, Israel Aviles, has earned a name for himself and is highly respected by students, parents and faculty. “Our Champion Theatre won at the state 5A UIL competition for their One-Act Play (OAP) two years ago and came in third last year. It was a huge deal,” said Ken, proudly, who has been a district fine arts administrator for 17 years, with the last six in BISD. His position is responsible for everything from hiring and recruitment to organizing the budget and developing the curriculum.

The OAP competitions for UIL, or University Interscholastic League, are extremely competitive and are open to the public. OAP Companies may include up to 24 students and four alternates, and performances are adjudicated by a panel of three judges. Companies are allotted seven minutes to set up, must abide by the 40-minute time limit, and take down

or “strike” their set in seven minutes or risk disqualification.

Taking it a step further, each school’s theatre department offers a summer musical camp that is open to all kids each July on their respective campuses. Mr. Aviles has dubbed Champion’s camp the Fearless Summer Camp. “I guess he just had fun naming it, as in, get over your fear of acting,” said Ken. “But basically, it’s a week of fun activities and then they put on some type of show at the end of the week.

During the school year, each class puts on two productions and the range is very diverse, from Shakespeare’s Midsummer Night’s Dream to The Wizard of Oz and a teen adaptation of the famous musical, Chicago. Last holiday season, the students at BHS put on a production called The Happy Elf that featured a live orchestra playing music written by Harry Connick, Jr.

“When it comes to the productions, we tend to offer a balanced approach here, foundational stuff. I would argue that kids go to school to come to theatre class, art, choir, band and orchestra and they thrive in that situation,” noted Ken.

Ken and the BISD teachers’ whole child philosophy of enriching students’ lives and learning through the fine arts seems to be working phenomenally. “We are the top small school district in Texas,” he shared, and that’s proof in the pudding, up front and center stage.

THE KRONKOSKY LEGACYh h

You may have heard the name Kronkosky mentioned in conversation around Boerne — in reference to The Center perhaps, or the Kronkosky Charitable Foundation. Maybe you’ve driven by the old Kronkosky estate, which still sits regally atop a hill off Main Street, now occupied by the Benedictine Sisters of Boerne. But do you know the history of this incredible philanthropic family?

Paul Barwick, the Special Projects Director for the City of Boerne, has been with the city for 17 years and is a board member of the Old Jail Museum. He is also an amateur historian who’s been fascinated with the Kronkosky family and the far-reaching impact they’ve had on Boerne. He was kind enough to share his knowledge on the family’s legacy.

The Kronsoskys settled in New Braunfels in 1850, where Albert Kronkosky Sr. was born before the family eventually moved to San Antonio. At the age of 16, he started off as a grocery clerk and then became a retail clerk for the San Antonio Drug company, working his way up through the ranks until eventually he owned the company. “He

knew how to grow and run a business, and made his money from the San Antonio Drug Company,” explained Paul.

Albert Sr. is also responsible for the success of the Gebhardt Chili Powder Company, which was founded by his brother-in-law, William Gebhardt. According, to Paul, the company was worldwide at one point. Although it was sold in 1960, you can still buy their seasonings to this day.

Many folks believed the majority of the Kronkosky wealth stemmed from Gebhardt but, in fact, there was another key source that made the Kronkoskys truly one of the more wealthy families in the Texas Hill Country. It all started with an act of kindness. Albert Sr. was friends with George Merck, who was an original investor in one of the largest pharmaceutical companies in the world, Merck & Co. “When George got sick while visiting San Antonio, Albert Sr. took care of his friend, and to thank him, George gifted Albert Sr. with a bunch of stock in the company. He then started buying even more stock. The stocks split and doubled and he was the single largest shareholder at one point. That was the corpus of funding for the Foundation,” said Paul. Albert Sr. and his wife, Augusta, had a son they named Albert Kronkosky Jr. According to Paul, Albert Jr. was a private man and married his wife, Bessie Mae, later in life. “He was humble, very down to earth and thrifty. He liked cars and had a collection of vehicles stored out on the Kronkosky ranch, 3,800 acres of property, which has been gifted to the Parks and Wildlife for the Albert and Bessie Kronkosky State Natural Area,” shared Paul. Located off State Highway 46 just west of Boerne, the natural area is scheduled to open sometime in 2026.

Evidently, Albert Jr. also loved hamburgers. After selling the family house and property at a bargain sale price to the Order of the Benedictine Nuns, the sisters would make him hamburgers, but he was known to happily wash the dishes afterwards.

The estate, approximately 40 acres, was purchased in 1911, and the style and decor of the main home was greatly influenced by both Albert Sr. and Junior’s travels to the Pacific Rim,

where they would go to search for new herbs and medicines for the company.

“They loved the Asian culture,” said Paul. “Many of the structures have a pagoda-stye roofline, and the house has all sorts of little flourishes like cedar posts, stone walkways, a koi pond. Inside is incredibly wonderful woodwork, beautiful stained glass and furnishings and traditional Japanese paintings on the walls. It was built with some real craftsmanship.”

This page, right: An elevated overlook was constructed on the north facing brow of the hilltop to take in the panoramic view of Boerne and the Cibolo Valley. This was a popular retreat for young adults to meet and spend time alone during dances and special events hosted by the Kronkosky family. The structure was elevated about 20 feet at its terminus. It was constructed of cedar posts and had perimeter bench seating and a pagoda-style roof covered with cypress shingles.

This page, bottom: Albert Kronkosky built a residence for himself and one for Albert and Bessie Mae Kronkosky. To the east of the structures is a four-story tower that served as an overlook and, more importantly, a water tower to provide water throughout the property, including an extensive koi pond. A large well and pump sent water uphill from the Theodore Kronkosky property, located directly across from H-E-B on State Highway 46. Later, the city built a water tower directly east of the Kronkosky tower to supply additional water to nearby residents.

An elevated pedestrian bridge spanned the valley between the multiple buildings located on the two highpoints on the property. The bridge was constructed of small diameter metal pipe and concrete piers, and was approximately 30’ tall at its highest elevation. The bridge was fashioned like a railroad trestle bridge that supported a five-foot-wide wooden walkway with pipe railing and gooseneck light fixtures. All that is left now are several remnant concrete piers standing in a row, giving a glimpse into times gone by.

house to his brother-in-law’s house, which still remains on a large portion of tract purchased by St. Peter’s Catholic Church. “It’s interesting to imagine what it would have been like. It’s such a scenic piece of property,” pondered Paul.

Albert Sr. died in 1944 and his wife shortly after, but it wasn’t until after Albert Jr.’s death in 1997 that the Kronkosky Charitable Foundation was born, funded with an initial gift of $295 million. When Bessie Mae died in 2010, another $75 million was added to the Foundation.

Because the family was so private and more interested in doing good deeds rather than receiving praise for them, today the Kronkosky family name may not be a household word, but the influence they have had on our local communities is beyond comprehension. According to J. Tullos Wells (who wrote the introduction for the book “The Kronkosky Foundation Story: Creating Profound Good Through Community Philanthropy”), their donation is “the largest single, most profound, philanthropic gift to the greater San Antonio area.” It specifically affects nonprofits in Bexar, Bandera, Comal and Kendall counties.

The Foundation gives to organizations focused on caring for vulnerable populations, such as the elderly, individuals with disabilities, treatment and prevention of blindness and hearing loss, treatment of cancer, mental health conditions and substance use disorders, as well as celebrating cultural vibrancy through the arts, preservation of nature, museums, libraries, parks and zoos.

According to Julie Bedingfield, the Director of Community Engagement at the Kronkosky Charitable Foundation, Albert and Bessie Mae wanted to ensure that the investments they had made would be used for good once they were gone. Every dollar put into this Foundation is meant to do good in perpetuity. “Their impact is immeasurable. When this Foundation opened its doors, the amount of wealth that funded the trust was unheard of. This was a couple that knew what they were leaving behind and knew what they cared about. It’s easy to look around and see where those touches have been,” said Julie.

Springs Military Reservation, which is now Camp Bullis. Albert Sr. would also invite his entire staff from the San Antonio Drug Company, around 300 people, to visit the Kronkosky estate for a company picnic. At the Old Jail Museum, you can see a vintage panoramic photograph of them lined up against the passenger train at the Boerne depot.

The more you look, the connections to the Kronkoskys are all around us, from the aforementioned State Natural Area to The Center, which received a significant award of $4.5 million dollars from the Foundation to help build their current building, Kronkosky Place, which opened in 2010. Largely, thanks to the Foundation, The Center is able to continue to offer services and programs for older adults, enabling them to stay active and engaged.

As is always the case, the influence of the Kronkoskys ripples through time and space and can be seen, not just in the structures and spaces, but in the smiles and warm hearts of an infinite number of people who have been blessed by their generosity.

Some might say that finding the right home builder is on par with finding the right partner. This could be your forever home, after all, which is why choosing a traditional custom home builder like Pasadera Builders gives you the courage to take that next momentous step.

Pasadera has been a Preferred Builder at Cordillera Ranch for almost 20 years now. They developed the lock and leave enclave known as Di Lusso, but they go back even further. Owner, Gabriel Garcia, remembers the initial project that cemented their reputation in the community.

“When we first started building here in Cordillera, our first project was the Clubs at Cordillera. However, we had already cut our teeth on homes located inside the inner loop of Houston, which could be compared to the upper end custom building in Alamo Heights. We knew for us to be competitive, we had to use the same quality that everyone else was using, but do it better,” recalled Gabriel.

Being competitive is the name of the game in any market, but the drive for excellence and honesty is something Gabriel learned very early on from his father, who is also one of the partners at Pasadera.

“When my dad got into the business, power drills didn’t even exist. He learned literally the old school way, but it was the right way; the quality way. He didn’t let me cut corners either. It was my dad’s integrity that taught me to be open and transparent and do things right,” added Gabriel.

Gabriel’s first memory in the business goes back to when he was just 6 years old and his dad was building what was considered a high-rise hotel in McAllen, Texas — take that with a grain of salt.

“My summers weren’t filled with things like summer camp. They were filled with Dad’s projects. He would give me a broom. I was always doing menial work because that’s how you learn; that’s the work ethic. So, when you clean, you clean to the best of your ability so you can appreciate everything above it,” shared Gabriel.

That same work ethic is the foundation of Pasadera. Although Gabriel started out building Section 8 housing, commercial and industrial work, he really found his groove building higher end custom homes.

“That’s where I found my passion and comfort zone. I really did find my home there. It’s easy to be consistent as opposed to trying to find ways to fake being good, like in the track market,” he said.

Unfortunately, the level of technical expertise in this industry is such that most clients must rely on the guidance of their builder. Many just present clients with the choices they want them to make without explaining the reasons why. Not so with Pasadera.

Gabriel and his team take the time to educate their customers as to why certain choices are made or recommended, and it’s always to the benefit of the client. When significant decisions need to be made, Pasadera will set up a meeting to present options to their clients and help them feel involved throughout the entire process.

“Most of our clients do come to us saying, ‘You’re the expert and we’re going to rely on you to build the best quality house,’ but I like to educate the client about what we’re doing and why we’re doing it,” noted Gabriel. “I get a lot of joy when clients ask more questions than not because they’re really invested in what we’re doing with that detail. And if a client presents a method that provides a better product, I can weigh that information and decide which way is better.”

An example of something that Gabriel will edify the client about is drywall and why they recommend it be thicker than necessary. Building code requires that the drywall on a house (up to two stories) be a minimum of half an inch, which is what most builders will then do. However, at Pasadera, it’s protocol to use 5/8-inch thick dry wall.

“It doesn’t sound like much, but that higher R-value makes the thermal envelope more efficient so that the home’s HVAC doesn’t have to work as hard to heat and cool,” he explained. “The added benefit to the client is that the more dense your wall systems are, the better the sound control between rooms.”

Similarly, when it comes to the roof structure and open webbed trusses, Pasadera does what’s best, not what’s cheapest. Although the market dictates off-shelf structural members, Gabriel feels each truss set should instead be designed for each specific project.

“We expect each house to truly be a representation of each client. In this case, the architecture should represent that and the structure should reflect that as well,” he said.

Although Gabriel and team are conscientious about staying up-to-date on trends, what’s more important to them is building homes that will stand the test of time. Gabriel is always on the search for the latest scientific innovations, but ones with means and methods that help the client and deliver true value.

“It’s funny because early on high tech was the flavor of the day and everyone bought into it without understanding what it was. Today, clients have had some version of it that has left a bad taste in their mouth because it didn’t deliver,” said Gabriel. “Now, we look for tech that makes things simpler. Less is more, is our approach.”

Lately, Gabriel has been absorbing the new science related to lighting and how it affects, not only our environment and the rooms we live in each and every day, but our health as well. Beyond picking fixtures and finishes, the Pasadera team takes the time to understand their clients’ unique lifestyle and how they can build a home that will best interact with and support it.

“What’s never really been done before is creating the best lighting design to showcase the work we’ve done by being aware of how a client is going to use each room and identify what areas we should bounce light off of that are beneficial to the surfaces and finishes in the room. Plus, we use tech to set the proper lighting throughout the day so that residents can maximize the health benefits when it comes to circadian rhythms and overall well-being. It’s about creating an environment that not only highlights the beauty of the space but also enhances the health and comfort of the people living in it.,” said Gabe.

LENNY TOMASINI

I met Lenny a little over four years ago when I started here at Cordillera Ranch. I remember meeting with Charlie Hill regarding the Maintenance Department and Lenny’s tenure with Cordillera. After hearing all that Lenny had been involved in at Cordillera, I was interested in meeting someone that was held in such high regard. I invited Lenny to Inferno’s Pizza for lunch and picked his brain for a few hours, trying to keep up with the amount of knowledge he had about Cordillera. I went home that evening and told my wife that I was fortunate to have a Superintendent on the team with the skill and knowledge Lenny possessed. Four years later, I can honestly say that I don’t know what Cordillera Ranch and I would do without Lenny. He has spent 22 years with Cordillera Ranch, and I asked Lenny to sit down and share who he is with each of you.

Lenny is a San Antonio native, growing up in a low-income farm family. His father was the Maintenance Superintendent at Blossom Athletic Center with his mother taking the mantle of homemaker. Lenny said that during his childhood, “I have always challenged myself to be the best at anything I have done, and if I couldn’t be the best, I moved on.” Growing up, Lenny enjoyed spending time outside working with his hands and learning to build things. He has three children, three grandchildren and one on the way shortly. Lenny said he is the guinea pig for his three granddaughters learning to apply makeup and he believes it takes a real grandfather to be the guinea pig.

Lenny graduated high school from Winston Churchill then moved on to Grayson County College where he obtained his associate’s degree in Golf Course and Turf Grass Management. He then completed his bachelor’s degree in Agricultural Business at Southwest Texas State University, graduating with honors. Lenny is currently the Property Owners Association Superintendent of Maintenance and has served in that role for two decades. His scope of responsibilities includes but is certainly not limited to the overall management of the Maintenance Department, employee training and education as well as quality control of all POA common areas.

Lenny described his biggest challenge at Cordillera Ranch as “finding like-minded individuals who are willing to learn and want to be part of a team.” The maintenance industry is rigorous and labor intensive, which many struggle to adapt to. He is always in search of team members that are willing to take ownership of their work and not just looking to collect a paycheck. When I asked what his most rewarding experience at Cordillera has been, Lenny told me, “Listening to Jack Nicklaus describe

his vision of the Cordillera golf course during the early stages of design and construction. I enjoyed listening and learning from a legend like Jack.” He also said he is rewarded when he drives through Cordillera Ranch and is able to reflect on the work he and his team have performed over the years. Lenny said he remembers when Cordillera only had three miles of paved road, and all that was paved was Cordillera Trace down to Park Ridge. Lenny also remembers when his father and brother both worked at Cordillera clearing land for new roads and his brother installing the first seven miles of the walking trail.

I asked Lenny what led him to his field, and he said, “My heart was always in the golf business and what I do now found me. Growing up a farm boy, I have always appreciated nature and watching things grow. Before I was old enough to start a lawn mower, I decided I was going to and spent an entire weekend mowing our lawn. My mother said I was meticulous and refused to leave any clumps of grass.” That strive for perfection is something I witness often when observing Lenny interacting with the Maintenance Team. Lenny sees the future of the Maintenance Department as one that continues to grow with Cordillera Ranch, and continuing to improve quality and efficiency. He wants to maintain the upward trajectory in the product the team produces as well as the ownership of maintenance responsibilities.

Finally, I asked Lenny what energizes him to come in to work every day, and his response is nothing less than what I expected. “I love a challenge, always have. I feel like there is nothing I can’t do and have been that way since childhood. I strive to do the best job possible and settle for nothing but the best quality work.”

Lenny Tomasini is an integral part of Cordillera Ranch and has proved so over his two-decade tenure. I want to personally thank Lenny for his dedication, hard work and example of someone who will drop anything to help someone in need. You truly set the tone for your team and are a great leader.
