I have a wonderful stepdaughter, Alex, who is married to Dylan, and we have a beautiful granddaughter named Callie. WHAT PAST WORK HISTORY PREPARED YOU FOR CORDILLERA RANCH? I worked for USAA Insurance Company for 32½ years in a customer service / member service position, as a claims examiner. Customer service is where I have excelled, and I am excited to help all the homeowners here at Cordillera Ranch as part of the POA Team. I have truly enjoyed meeting and engaging with the homeowners when they come into our office. WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH? What I like most about working for Cordillera Ranch is the people. I was lucky to have met a lot of my co-workers prior to my employment here, through my husband, Ron. Everyone here is so kind, and I have quickly gained their friendship and feel like a part of this great team. My favorite part of the job is being able to meet people on a daily basis. WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE? During my career at USAA, I helped many people who lost loved ones in accidents. One Air Force Colonel that I helped, following the death of his wife, came to USAA to personally thank me for helping him through the claims process and everything surrounding the accident. He had published a book about his military career, and he brought me a copy of his book and wrote inside, “To Lori Bodin, My Best Friend At USAA.” The fact that he came from Dallas to San Antonio to see me was the most rewarding experience I had working there. I was always very honored to help the military and their families. WHAT INSPIRED YOU TO PURSUE WORK IN THIS FIELD? When I retired from USAA in June 2023, I knew that I wanted to continue to work in a customer service capacity. I like to be around people, and I like helping people. WHAT DO YOU DO IN YOUR FREE TIME? In my free time I spend time with my husband, Ron. We are true homebodies! I enjoy long walks, doing yard work and spending time with our horses. I love family and try to get together with them as often as possible!

WHAT’S THE FUNNIEST THING TO HAPPEN TO YOU ON THE RANCH? I’m not sure anything funny has happened to me yet, but there is still time. I did, however, have a lot of “fun” at the Cordillera Ranch “PICO BOO” event this past October. It was a great time, and I enjoyed meeting and talking with the families who attended. WHAT IS YOUR SECRET TO HAPPINESS? My faith, my husband and our family relationships. WHAT MOTIVATES YOU TO SUCCEED? My parents. My father was a successful Army Officer, and my mother was a stay-at-home mom and an exceptional military wife. They both taught my brother and sister and I the importance of family, hard work and preparing for your future. We have all been successful because of what they instilled in us. ARE YOU A CAT OR DOG PERSON, AND WHY? I am a lover of all animals, but dogs top the list. A dog can calm your soul just by looking at you. They don’t want anything from you except for your love. We are getting a new puppy in February! WHAT IS YOUR FAVORITE GENRE OF MUSIC? Hands down Country Music. WHAT IS YOUR FAVORITE SEASON, AND WHY? I love the spring. Everything starts to green up and renew. Daylight Savings Time ends! I can get out and work in the yard, and take walks in the evening.

Your new neighbors, Ashlee and Brett Nichols, along with their kids, Laikyn, Lennyn and Brexton, are flying high with a life-changing decision they made two years ago and have loved their landing in Cordillera Ranch. CordilleraRanchLiving.com | 27



“Brett’s a pilot for fun. It allows us to take the whole family in the plane. He also volunteers for Angel Flight, which is a cool nonprofit. His skills at piloting an airplane allow him to help people in need,” shared Ashlee. Not too long ago, he even volunteered to help out one of his fellow Cordillera Ranch residents and a new friend by flying in his ailing mother from Wichita to Boerne. Brett, who’s had his pilot’s license since 2008, even proposed to Ashlee mid-flight, so aviation has always been a part of their story. And now the kids love it, too. The convenience of air transportation allows the family to easily visit their former hometown of Seminole, Texas (about 80 miles south of Lubbock), where Brett grew up and where his family still owns and operates their farm and cotton gin. Ashlee is from Canyon, Texas, but both Brett and Ashlee grew up in farming and ranching families, so they had similar backgrounds with strong traditional values. They also both graduated from West Texas A&M University, which is where they first met. “My dad was having a fundraiser for the rodeo team in his barn, and asked me to go there and support it. I ended up meeting Brett there, but we didn’t start dating until a year later,” explained Ashlee.

“I was a team roper on the rodeo team in college,” added Brett. “I served her a steak and then shortly after asked her dad if I could marry her. While it was just a joke at the time, maybe it was meant to be!” “It’s a true story,” she continued. “I just remember him as the guy with pretty green eyes who served me a steak. Then once we started talking a year later, after seeing each other at the homecoming parade, he said maybe we should go out, and I said maybe we should, since you already asked my dad if you could marry me. We dated four years before he proposed during that flight from Amarillo to Seminole.” Several years and three kids later, the Nichols still love the rodeo and recently brought the whole family (including family from back home) to San Antonio’s Stock Show and Rodeo for a day of family fun. Brett claims Ashlee’s just a farm girl with no country bone in her body. She was in competitive and school cheer through college, and went on to teach kindergarten and ESL while pursuing her Master’s degree in education. In 2012, she started blogging, which in 2016 blossomed into a full-time career as a life and style content creator on social media. Brett, as you might imagine, is also team Ashlee and works with her to support the brand, handling the finances and back-end of the business while also building his real estate portfolio. Being an influencer and giving people a peek into their lives is also something the kids get to take part in on occasion. “I share a lot, but there are also lots of private moments off screen as well. I’m not sure the kids even notice it, although sometimes people recognize us in public. But I’m very calculated about what I share about the kids and where we live for their privacy,” said Ashlee. Recently, the family participated in a reality TV show called Pigeon Forge Family Challenge, which they filmed in Tennessee. Coming up on social, you’ll see Ashlee sharing a few Mommy and Me collections featuring some of her favorite brands, as well as some family travel. The Nichols have plans to go on a cruise for Spring Break, and then Brett and Ashlee are taking a cruise in Greece this summer. Brett’s got a few golf trips planned, too.

“We also love doing water sports. Brett has been going to Lake LBJ since he was little with his family, so it's a tradition to go with them every summer!" she said. Brett’s family continues to run the cotton gin. Brett ran it for 12 years and completely redesigned and rebuilt it in 2012. Now, thanks to his efforts, it’s a state-of-the-art facility. According to Brett, back in the 50s, there used to be hundreds of thousands of cotton gins, but today there’s only about 1,000 left in existence in the United States. Although his family and the family business were in Seminole, the Nichols had another calling. “We felt like the Lord was leading us out of Seminole for a life change and so we started talking about where we wanted to go. Since I can work from home anywhere, we knew we wanted to stay in Texas and thought about visiting the Hill Country, so we wanted to look at Boerne first,” said Ashlee. Brett knew of the Jack Nicklaus Signature Golf Course at Cordillera Ranch, but in his wildest dreams he didn’t imagine they’d end up here. They decided to visit one day and, essentially, never left. They found a Burdick Custom Homes’ house that they loved and everything just seemed to fall into place. “We came after the buying frenzy, after COVID. It was a spec home on the golf course and we had to talk them into selling it. They had just poured the foundation,” recalled Brett. They moved from West Texas in May of 2022, stayed in town for a short period of time until their home was ready, and moved in during the holidays in 2022. A year later, and the Nichols have

settled in brilliantly. Laikyn is in 4th grade, adores horseback riding at the Equestrian Center, and competes on a team in gymnastics. Lennyn is in 2nd grade and also enjoys being on the competitive gymnastics team. And Brexton, like his father, is passionate about golf and Little Linkstars at the Club, as well as tee ball and just about any sport he can find. “We love our new life here in Cordillera Ranch and Boerne. Our friends have become our family. They took us in. Without having that community, I’m not sure we would be so happy moving away from everything we knew, but the people here have just been so amazing, from a women’s Bible Study group and couples’ small group to Golf Chicks and Sticks, and the kids’ Summer Camps,” said Ashlee. Brett has enjoyed making friends on the golf course, some of which have flourished into successful business relationships. “From a family standpoint, the community has been very supportive through fun events, and they really cater to kids. Some people think Cordillera Ranch might look like a retirement community but it’s more than that — the roots are set in community. It’s just a little family,” said Brett. “The culture at Cordillera is one you won’t find replicated and is what makes it so magical.” Sounds like you’ll be making some extraordinary friends if you get the opportunity to meet the Nichols. Besides some good old-fashioned hospitality from this kind and humble couple, you might just get invited on a flight into the wild blue yonder!

GOLF

PLAY-A-HOLE -

#15

For the fourth edition of Play-A-Hole, we are going to finish off our Par-5 theme and will be discussing #15. The 15th must be played with respect — if you get too aggressive, a quick double can be had … if you give it the respect it demands, you could walk away with a birdie. The Gold tee on #15 isn’t seen by many players as it stretches this hole out to almost 600 yards and provides a totally different angle than the traditional teeing ground. The majority of our players are challenging #15 from about 525 yards, which brings both left bunkers into play. At least 230 yards is required to cover the first bunker — anything less will leave you with a tough shot as the bunker face is very steep. Longer hitters will want to challenge the first left bunker as there’s a speed slot if you can fly it about 260 yards off the tee. A safe tee shot played up the right side of

the fairway will leave you options. On the second shot, the safest play is up the left side of the fairway as it takes the centerline bunkers out of play and can leave you a full wedge into the green. You can play a little more aggressively towards the front of the green but you must play a little right of the third centerline bunker. Whether you are hitting a 5-wood into this green on your second shot or a wedge for your third, you’ll want to get a number to the back edge of the right greenside bunker. If you play off this number, it will protect you from landing

on the back of the green as it slopes away from you and the ball will often run off into the penalty area. If the pin is on the right side of the green, your safest play is either short or even short left. While there is a little ridge short left and your ball will be below the green, it’s an easier up-anddown than pin high right. The only exception to this rule is if the pin is on the front left side of the green — if that’s the case, pin high right isn’t so bad. When the pin is back left — take about five yards off your number and play to the right side of the green … I’ve seen so many beautiful shots end up long that landed close to that hole location. Lake lining is one of those necessities that isn’t always a visible improvement like new bunker sand, but it is an extremely valuable investment in resource protection. So, albeit winter, there is no time for hibernation for the Agronomy team. We are excited for these next couple of months as the temperatures warm and the turf begins to wake. TENNIS & PICKLEBALL WHAT IS PICKLEBALL? Pickleball is a sport that is referred to as a mix of tennis, badminton and ping pong. It is a paddle/racket sport that is played with a paddle and a whiffle ball. It can be played on an indoor or outdoor court. The dimension of the court is the same as a badminton court. The strategies and positioning are similar to tennis, and shots hit closer to the net resemble a ping pong swing.

VALENTINE’S PICKLEBALL MIXER Thank you to everyone who came out to our Valentine's Pickleball Mixer! We had a great time playing pickleball, tasting rosé and shopping at the Lou Apparel pop-up sale. A huge thank you to everyone as well for the Pro Appreciation cake and cards!

HOW DO I START A GAME? One doubles team will serve. The serve must be diagonal/crosscourt and beyond the no volley zone, which is in front of the net. The serve is underhand, and the serve and return must bounce. This is called the two-bounce rule. After this, either team can then volley the ball out of the air or hit it off the bounce. No volleys are allowed when in contact with the no volley zone, also known as the kitchen. The first side to serve in doubles only gets one service turn. That team will continue serving until they lose a rally then each side will have two service turns after that. Each player serves until the serving team loses a rally, then this creates a side out and the other team will get two service turns. Points can only be won when serving, and every time a point is won, the server and their partner will switch sides of the court and the server will serve diagonally/crosscourt in the other direction. The first serve of each side will always start on the right side of the court. Most pickleball games are played to 11, winning by two.

SCORING You must keep track of three numbers to follow the scoring in doubles pickleball. The first number is the server’s score, the second number is the returner’s score and the third number is what number server it is for the serving team. There are many other aspects of pickleball to explore like basic skills, court positioning, movement and shot types, but this gives you a basic overview of the sport. Let's travel back to the 80s and 90s, shall we? I'm sure you remember all the infomercials marketing building "abs of steel." I hate to break it to you, but they were selling you snake oil. Building a strong torso and a functioning core isn't about that at all. You don't want to make your torso into something stiff and rigid. Your torso needs to be able to move and flow and manage pressure accordingly to support you through the vast array of positions necessary to navigate life easily.

WHAT MAKES A STRONG TORSO? The torso is more than the "abs'' or "core" muscles. When we build a strong torso, we're focused on the diaphragm muscle, the abdominal muscles, the pelvic floor muscles (aka the pelvic floor diaphragm — it supports your torso from below), the muscles that lie between each rib of your ribcage, your chest muscles, as well as accessory breathing muscles like the muscles of your neck, and ribcage itself. When you think about a strong torso, picture everything from the neck to the bottom of the pelvis.

THE STACK Strength can be demonstrated in many ways, but finding and maintaining a stacked position of the skeletal structures and torso muscles is imperative when building a strong torso. Why? Because you want to breathe correctly, move efficiently, and manage the internal pressure necessary to withstand external forces. The STACK position aims to create a harmonious relationship between the thoracic and pelvic diaphragms, providing the ability to maintain and control intra-abdominal pressure.

When the internal pressure is at least as strong as the external pressure, your torso can maintain its strength and integrity. When not, things like hernias, pelvic floor prolapse, urination during activity and muscle strains occur. And it's so much easier to maintain internal pressure when you have a good stacked position of your skeleton and have muscular strength to maintain that STACK as you move. "Movement is about shape change — we change by expanding and compressing areas of the body. Movement will occur in areas of the body that we can expand, and movement will be limited in areas of the body that, for some reason, we have compression." - Dr. Michelle Boland

WHAT IS THE STACK?

INTERNAL PRESSURE AKA PRESSURE MANAGEMENT

To picture the stacked position of your skeletal structures, imagine three cylinders stacked on top of each other: a small one on top, a big one in the middle, and a medium one down at the bottom. The small top cylinder represents your head, the middle represents your ribcage, and the bottom represents your pelvis. Let's call these three cylinders your three chambers (the proximal body structures).

Internal pressure is managed by your body through muscle contractions so that the internal pressure of your torso changes to meet the external pressures without breaking down under them. Ex-

The image above represents The STACK. The image on the right represents what I refer to as the open scissor position. Positional stacking of the thorax and the pelvis provide an anchor of movement; without the stack, you have power leaks and restrictions. The STACK position is achieved and controlled through exhalation, NOT by forcing the position through muscular tension. The exhale sets the lower ribcage, closing the space between the anterior ribs and hips without losing height (dropping chest). As you inhale, all three chambers should expand. Then, as you exhale, all three chambers should compress. The STACK position allows us to change pressure gradients and move air, fluids and organs. Proper management of movement at our center (ribcage and pelvis) will allow you access to more movement throughout your body. Movement requires that you generate force in your limbs to walk, push, pull, go up stairs, sit down, get up, twist, bend or play a sport. It also requires that you coordinate the motion of your joints and manage the varying changes to muscle tension and muscle lengths required for you to move joints so that you can move as a functional unit that can accomplish the task at hand. So, if you want to gain more range of motion in your shoulders or hips, get STACKed!


WHAT DOES EFFICIENT RESPIRATION MEAN? Efficient respiration means that the structures that normally coordinate breathing move into the right place at the right time to do the right thing. Ideally, your ribcage can expand in all directions: front, sides and back. You can compress all the way as you exhale, which the abdominals assist with so that the diaphragm can be in an optimal position for the next breath you take. Finally, your pelvic floor will be able to descend downward and in harmony with your diaphragm up in your ribcage as you inhale and then have it ascend again as you exhale. If you lose the ability to expand your ribcage fully in all directions, your body might start using your neck and shoulders to lift the ribcage so air can get into your lungs. This might work, but it's not ideal for the long term as those muscles are not built to be the main respiratory muscles. "Respiration then provides the ability to create expansion in the thorax and pelvis, thus providing expansion in areas of the body, within joint spaces, allowing our limbs to express pain-free movement." - Dr. Michelle Boland The strength in the torso comes first from putting the body into a stacked position, then using a respiratory strategy that teaches the body to breathe efficiently and effectively in that position, and finally building the muscles to support the structures in maintaining the stacked position throughout each movement you want to do in life. Then, you can layer on all of the sports and fitness training you could ever want and feel confident that you've built a strong base of structure and function that will be there for you to explore life! The images below are great visuals of what good form and solid stack look like in the squat and deadlift.

WHERE TO START? Don't worry; your workout isn't just all breathing! I love to lift heavy and get after things just as much as the next person. So, I like to pair positional breathing work with strength exercises in the gym to maintain mobility and movement fidelity. Also, cueing respiration during a strength exercise is a great way to kill two birds with one stone, so to speak, and create expansion opportunities. Harnessing the power of your breath and learning The STACK will improve your speed, range of motion at the shoulders and hips, ability to rotate with power, and change levels. And this is only the tip of the iceberg of the benefits of implementing breathing into your training! Training your breath during conditioning and day-to-day life is another piece of the puzzle! I'm here to help if you have any questions and want to learn more. Hopefully, the images provided in this article gave you a good visual of what The Stack looks like and what good breathing mechanics are, but if this is all new to you, handson coaching will help. My specific strategies are implemented through exercise selection, cueing, coaching and pairing respiration with movement phases. MEXICO By Jeffrey M. Cohen, CMS, Wine Specialist

In this edition of Taste, I would like to tell you of an event that took place a couple of weeks ago. I was invited to a tasting at one of my favorite restaurants, Chama Gaucha. I met up with Tom Bracamontes of La Competencia Imports. This was an amazing blast from the past. For the early Napa Trip members, Tom was the gentleman that was instrumental in our first stop on our trip at Mi Sueno. To help jog your memories, that was the office park visit that we all stopped at in disbelief. We walked in and there was a handmade Mexican food spread that was over the top. We actually were greeted by three different vineyards and three sets of wines, and then … came the tequila. That was certainly a jump start for that trip. I can’t say much more because, “What happens in Napa stays in Napa!!!” So, back to my tasting. Tom has left the Mi Sueno group and is now constructing wines from Mexico into a conglomerate of a wine portfolio. He and his team are working on building the wine industry, to partner up as one united group. They are trying to build it with different growing regions very much like California. In the end, the philosophy that is being used is “what is good for one will be good for all.” The same remains the same in Napa and Sonoma. “It is important to have vacationers come to us and everybody will succeed.” I won’t take you through the entire tasting because we tasted through about a dozen wines. Some highlights that we tasted were the 2021 Bruma ‘Plan B’ Sauvignon Blanc. This was nicely acidic and would be perfect with shrimp or oysters with plenty of cocktail and hot sauce. Another was the 2022 Lagrimas Chardonnay from Ensenada. This was light and crisp with nice tropical notes. Very opposite of a heavy Napa or Sonoma chardonnay. Neutral oak is used so there isn’t a lot of manipulation. Just fresh fruit. My three favorites were all reds, maybe due to where I was and what we were eating. We enjoyed the 2019 Tribos Entrelazo, a blend of Cabernet Sauvignon, Cabernet Franc and Shiraz from Coahuila. The 2021 Bruma Ocho Reserva Mezcla is from the Valle de Guadalupe and is a blend of Cabernet Sauvignon and Petite Sirah. The last wine that I will tell you about is the Adobe Guadalupe ‘Gabriel.’ This is a Bordeaux blend of Cabernet, Merlot and Malbec. I can’t speak about which of the steak choices were best but I absolutely can tell you that with the wine line-up that we had, it was an amazing boost to an already delicious lunch. Jeff Jeffrey M. IT’S NOT YOUR EVERYDAY TRAIL RIDE By Jenn Guidt, Equestrian Center Manager

What comes to mind when you think about the Cordillera Ranch Equestrian Center? Many residents enjoy the occasional trail rides on the winding trails inside the Equestrian Center or the sportier Nature Trails within the neighborhood. Another popular trail ride is to the Guadalupe River and Swede Creek Park. Frequent riders at the Equestrian Center are doing so much more than that! In this article we are showcasing two regular riders who demonstrate their passion for equestrianism! Pam Thompson has been riding horses since she was 7 years old, including showing, rodeo, sheriff’s posse, polo, drill team, sorting and team penning, and anything possible with her trusted steeds. Now in retirement, Pam enjoys trail riding. It’s not just any trail for this high adventure lady! Pam is what we might call an “Extreme” Trail Rider. Her two horses, Seaweed and Rip, have been her mounts for the last 15 years. Seaweed was medically retired two years ago leaving Rip with the notso-routine rides. Pam enjoys three-to-six-hour rides over chal-

lenging terrain. Local favorite trails are Sister Creek in Sisterdale, and Hill Country State Natural Area near Bandera. Both places boast multiple trails with varying degrees of difficulty. For Pam and Rip, the more challenging, the better! Recently Pam and Rip traveled to Big Bend State Park to ride those challenging trails for several hours on four consecutive days. The scenery was incredible and the riding formidable. Some of those trails aren’t much wider than the saddle! What’s the next challenging trail adventure for Pam and Rip? Look far and wide for narrow trails, water features and steep inclines. Amelia Patterson, age 6, began lessons at the Equestrian Center in 2022 under the artful tutelage of head trainer, Meghan Moriarty. Horseback riding is her passion! Usually twice each week, Amelia comes to the Equestrian Center, first grooming and tacking up one of the lesson horses, then learning the different gaits and maneuvers to become an accomplished rider. Her favorite steed is “Miss Fancy Goodbar,” a retired show horse with countless ribbons and trophies to her name. In fact, Amelia graduated from walking and trotting to loping on Fancy four months ago! Once the lesson concludes, Amelia removes the tack, grooms the horse and may offer a few treats for a job well done. A veteran of two horse shows in the last six months, Amelia showed “Amigos for Certain,” aka


is famous for its solitude, natural beauty and rugged desert environment. After checking in, we will be heading out for a short trail ride with a guide to learn the lay of the land. For this trip, you do not have to own your own horse; there are rentals available either through the Club or Lajitas. From horseback, we will be able to take in Big Bend’s natural beauty as we ride for hours. For travel companions, there are plenty of other things to do if you choose not to ride. The resort features a world class 18-hole golf course called “Black Jack’s Crossing,” designed by PGA Hall of Fame golfer, Lanny Wadkins. They also offer shooting activities, ziplining, paddleboarding, mountain biking and spa packages. The new, robust recreation software platform will be live for members in early March with the current platform sunsetting on March 10. When the power goes out, the lights go out, the A/C goes out. We lose access to the internet, television, the ability to even heat up a cup of soup. Although the causes can vary, from pesky critters chomping through wires to a car accident taking out a pole, the most common cause is, indeed, weather. If you lost power during the aptly named, “snow-pocalypse” we suffered here in South Texas just a few years ago, then you know all too well the harrowing circumstances that could await you. It’s even more crucial of an issue for those that live in Boerne and Cordillera Ranch, because, unlike San Antonio and other metropolitan cities, these rural areas don’t typically have access to natural gas and are often served by propane, which allows the energy source to be kept right next to the homes.

“People went without power for quite some time. Freezing pipes and other things happened that caused a lot of havoc and damage to their houses. We heard horror stories of pipes freezing in pools when pumps stopped running and pumps getting blown,” recalled Dan Giampetroni, V.P of Power Solutions at Pico Propane & Fuels. “A back-up generator is an insurance policy against power outages.” According to Dan, modern home generators are fully automatic and operational whether you’re at home or on vacation a million miles away. “A lot of people think we’re talking about a portable generator like you might buy at Home Depot for an emergency power supply, but this is a whole different story,” added Dan. There is a whole different dynamic coming into play due to high population growth, the push for electric vehicles and other factors." He further notes that, over the years, power outages have become more frequent, bigger and more expensive, as far as losses go. After COVID, there was a big movement for home owners to install generators because so many people were working from home and couldn’t afford the repercussions of a potential outage. Thankfully, the solution is simple. Considering the potential damages that could result from no power during a freeze or the loss of air conditioning and refrigeration during the summer, it’s a relatively cheap insurance policy. The two state-of-the-art brands that Pico Propane & Fuels carry are Generac® and Kohler®. “We like to bring quality to our customers. Generac is probably the most popular brand because they do a lot of national advertising, so they get a lot of exposure, but Kohler is actually rated higher by Consumer Reports,” shared Dan. First things first. If you’re looking to buy a home generator, you must initially determine what your needs are. The Pico team sits down with each customer to ascertain exactly what appliances and rooms in their home they can’t live without. “For example, they might say they want their air conditioning, furnace, hot water, lights in the kitchen and home office, well pump and pool pump to stay operational, so we go through that with them and that dictates the size of the generator they need. Larger homes, like the ones in Cordillera Ranch, may require a bigger generator to back up more of the house,” Dan noted. That said, one of the most popular models on the market is a 26KW, which can be found in both Generac and Kohler. It’s a smaller generator, but provides a lot of power. But, again, for a larger house that may be running three different A/C units, you might want to consider a 48KW (also available in both brands). A couple of key items in the home that will impact the size of the generator are the method of hot water heating and whether the home is heated with a gas furnace or electric heat strips. A home that has gas water heat and a gas furnace will require a smaller size generator to run the entire home. The fully installed turnkey price range varies from $12-17k for a smaller unit to $30-35k for a larger one. The cost of the fuel is an additional fee and varies too much to quote. However, it’s a

good idea to go with a full-service fuel company, like Pico, that also offers annual maintenance, not to mention delivers and refills propane fuel tanks, as needed. “Once a generator and propane tank are installed, we can monitor tank levels on our end and even the customer can see those levels using a tank monitoring app on their phone. We’re prepared and plan out our daily routine so customers are filled up. We’re always thinking ahead,” he clarified. In addition, Pico provides an annual maintenance program so the generators are always in working order and ready to run when needed.

When someone’s building a custom home, the rule of thumb is that 10 percent of your budget is spent on landscaping. I remember when I first heard that. Compared to a hundred thousand dollars on landscaping, twenty thousand for a generator to protect your investment just seems smart,” said Dan. Point being, if we ever do find ourselves in the clutches of another extreme winter event, you’ll be able to soar through it, enjoying that hot cup of soup while watching the news about other folks who didn’t plan so well ahead. In 2022, voters passed a Boerne ISD bond package totaling $165.64 million, sending a clear message about how deeply the community values public education, especially during challenging times of continued growth. The bond package addressed growing enrollment and future capacity issues, safety, security and district-wide maintenance projects, and supported evolving student programs. Work began immediately on new construction of the district’s 8th elementary school as well as implementing expansions and upgrades to make the best use of existing facilities. Many of the proposed projects are completed with the remainder nearing completion for the 2024-25 school year. District-wide Improvements: Maintenance and safety improvements included camera, card reader and door alarms; air filtration at nurse stations; fire alarm upgrades at Boerne Middle School North, Fair Oaks Ranch, Cibolo Creek and Curington Elementary Schools; PA System upgrades at Boerne Middle Schools North and South, Cibolo Creek, Curington, Fair Oaks Ranch and Kendall Elementary Schools; rubberized surfaces for playgrounds at all elementary campuses; and general HVAC maintenance upgrades for aging facilities. Nine new 71-passenger busses were purchased to accommodate enrollment growth. Technology enhancements included Smartboards, Chromebooks, iPads and laptop and desktop computers throughout Boerne ISD schools as well as upgrades to phone systems, network infrastructure, Wi-Fi and the Boerne ISD data center. New construction projects were designed to accommodate 2,400 additional students and enhance both academic and athletic facilities: The district’s new Viola Wilson Elementary School, is the first school named after a female and former teacher. Located in Corley Farms off Scenic Loop Road, it is also the first school built on the opposite side of I-10. The school is scheduled to open in August 2024.

Boerne High School is expanding with a Health Science-focused classroom addition that includes 19,600 square feet between six multi-use academic classrooms, two science/lab classrooms and two nursing/lab classrooms. This addition and the new student courtyard will be completed this summer. Tennis Court lighting has been completed, as well as the renovation of the BISD Stadium, which included a conversion to a Sub-Varsity Field with track resurfacing and visitor-side bleacher upgrades.

Champion High School’s classroom addition will focus on technology with 38,042 square feet encompassing 10 general classrooms, four computer labs and four collaborative instruction spaces. This addition will open in September for the 2024-25 school year. Tennis court lighting has been completed. The George and Baudelia Mitchell Learning Center will open this summer with 15,200 square feet of space in the old Central Office building on the corner of Main Street and Johns Road. It will include a total of nine classrooms with collaborative and flex spaces and two outdoor learning areas. The Aquatic Learning Center, located between Cibolo Creek Elementary and Champion High School, will not only serve the district’s water polo team, swimming and diving teams, and other Boerne ISD students, but the community as well through district coordination. The facility is scheduled to open in August 2024. Several additional projects are in the Design Phase: At Boerne Middle School North, the 8,000 square feet of new construction and 1,000 square feet of renovations will bring additional classrooms and a collaborative learning space to the campus.


Boerne Middle School South is receiving six classrooms and two art rooms totaling 10,760 square feet. Library updates at Kendall, Cibolo Creek, Currington and Fair Oaks Ranch Elementary Schools will be completed by January 2025. As the district prepares for the grand opening of new facilities for the 2024-25 school year, it also celebrates its most recent recognition by the Texas Association of School Business Officials. The Award of Excellence in Financial Management is given to schools that demonstrate professional standards, best practices and innovations in the area of financial management and reporting. New Boerne ISD Superintendent Dr. Kristin Craft stated, “We are pleased that our district has been honored with this prestigious award. BOERNE ISD WELCOMES SUPERINTENDENT DR. KRISTIN CRAFT, ED.D Dr. Kristin Craft, Ed.D, named Superintendent of Boerne ISD by the Boerne Independent School District Board of Trustees earlier this year, has been an educator for over 28 years, and most recently served as Associate Superintendent of Academics and Chief Academic Officer in Spring Branch ISD in the Houston area since 2018. She has spent 20 years serving in District Leadership Roles, including 12 years as a principal, rising from elementary to intermediate and then to high school, between 2003 to 2015. While at Spring Branch ISD, a district of over 33,000 students, Dr. Craft was instrumental in helping the district earn a finalist award for the HEB Excellence in Education Best Large School District in 2023, as well as exceeding State and Region in college readiness indicators: AP/IB results, OnRamps course credits and SAT/ACT results (TAPR) in 2021 and 2022. She led the charge in increasing the number of Industry Based Certifications earned by SBISD students by 140% from 2019 to 2023, and increased the number of students considered “CTE Concentrators” and “CTE Completers” by 13% over three years. Dr. Craft also provided strategic planning and support to help pass SBISD’s $381.6 million dollar bond election in 2022.

By Kevin Koether, CRPOA General Manager Cordillera Ranch Property Owners Association is proud to announce that we are launching an all new, fully updated website. The new website boasts easier navigation, online reservations for amenities and dynamic forms, and will enhance communication from the POA to all property owners. The website also ties directly into our CRM/Accounting hub, making sure your account stays up to date. The goal of the website is to create an environment online where property owners can locate Cordillera Ranch documents and notifications, and submit requests to the POA. The website will default to property owners once logged in to the Community Feed. This is where the POA staff will be able to post community updates, meeting notices, emergency announcements, etc. Property owners will have the option to opt in to allow the website to send them notifications when a post is made on the Community Feed. The notification options are email, text message or SMS. We genuinely hope that all property owners will

take advantage of the ability to opt in to email and text messaging as we know that emails can be overlooked. The homepage lists the POA Administrative Team’s and Maintenance Leaderships’ names and job titles along with contact information for the POA. At the bottom of the homepage, we have listed Quick Access Links to a number of local organizations. There are online forms that can be submitted to the POA. The forms include but are not limited to Cordillera Ranch Burn Permits and Property Owner Information Updates, as well as a form for Reporting a Safety or Security Concern. These forms will load directly into the POA CRM hub and notify POA staff. Part of what makes the new website a welcome change is the ability for the POA staff to update the website as the needs of the community evolve. We expect to add additional forms as part of the ongoing evolution of Cordillera Ranch. Reservations for POA amenities will now be made through the website. When you click on the Reservation link, it will direct you to the amenity selection page. Upon selecting the amenity, you will be taken to that specific page where the rules of the reservation will be highlighted, you can enter your name and select your reservation date and time on the calendar. If the amenity you are trying to reserve is already reserved by another property owner, you will see that space blocked out on the calendar. From there you will be asked to confirm your contact information and your request will be sent to the POA. The POA administrative staff will then have the task of reviewing your request and either approving or denying the request, which you will receive notification of.

Under our Resources tab, you will find a drop down, which will allow you to access Web Links for our different utility companies, local schools, city websites, etc. Property owners will also be able to view and download POA Newsletters, Governing Documents, Meeting Minutes and other pertinent POA information. You will also be able to pay your annual assessments using the Make a Payment link. We are very excited to debut this new and updated website for all property owners. We believe it is another step forward in our goal towards proactive communication. Available home inventory was another obstacle clients encountered during 2023. Because Boerne and Cordillera Ranch is such a desirable place to live given the quality of life, schools and our proximity to a major city, the lack of supply made for a challenging homebuyer environment. For the better part of the year, available new and resale homes hovered around 15 total units inside of Cordillera Ranch, adding another layer on top of interest rates that our clients had to deal with during the year. As we begin 2024, and absent of a crystal ball, there are some great signs on the horizon. Interest rates appear poised to continue their declines, construction materials pricing (for now) has relented from annual double-digit increases, and the quality of available homesites in Cordillera Ranch is better than ever. As we’ve experienced in the past, any of those factors could change in a moment, but the ingredients are there for continued growth in 2024.

2023 was quite a year for real estate and development in Cordillera Ranch, with three exciting new units coming online and continued home construction activity. For the first time in several years, we saw new homesites become available in Clubs Village, with Unit 220, on the Guadalupe River in The Springs Unit 305 and near the Main Entrance with views for miles at Hawk Canyon. All were met with tremendous activity, and with road/infrastructure construction well underway in Hawk Canyon and Unit 305, and soon to start in 220, it won’t be long before we see new homes rising in those neighborhoods as well. Keeping with the home building theme, it’s great to see so many new rooftops across the community and before long, a lot of new families to occupy those beautiful homes. 2023 was another incredible year for new home construction throughout the entirety of Cordillera Ranch. Partially due to a pullback in construction material prices, there are more than 100 homes currently in various stages of construction or architectural design review. And if the number of new submittals to the Architectural Review Committee is an indicator, it’s clear that several of our property owners feel now is a window of opportunity to seize that lull in costs, perhaps pointing towards a trend that will carry-on into 2024. While there were certainly things to celebrate in 2023, the year wasn’t without its challenges. Interest rates continued to climb through the third quarter, topping out north of 8% in October before we began to see some erosion over the last two months of 2023. The good news is rates have continued to edge lower since their October peak and have continued that trend into the start of 2024.
