As we approach Thanksgiving and Christmas, serving and giving back tend to become more front-of-mind this time of year, along with time spent enjoying family. As I read through the cover article for this issue, I was struck by Tala and Trevor Bynum’s story and their journey that’s ultimately led them to Cordillera Ranch. Their selfless service to our country, drive to make a difference in the lives of others and love of family exemplify many of the traits our Cordillera Ranch residents have brought to this community. I don’t want to spoil the feature on the Bynums, so make sure you read about them a few pages ahead, but like so many other folks in the Ranch, we’re lucky to have them as a part of the neighborhood.
While we’re on the theme of service, Cordillera Cares is active yearround in their support of non-profit projects, with focus in 2024 on The Center, Cultivar Farms and Love Kendall County Kids. All three organizations’ tireless dedication to improving the lives of our older citizens to the youngest, have had lasting impacts and we’re not only grateful as a community for their endeavors, but better for it as well.
As we approach the Christmas season, we again look forward to our continued partnership with the Kendall County Sheriff’s Office Foundation BLUE SANTA program, providing filled stockings for families and children in need. It’s truly a remarkable program that brings joy to so many children who otherwise might have gone without.

WHAT PAST WORK HISTORY PREPARED YOU FOR CORDILLERA RANCH?
Prior to Cordillera Ranch, I worked as an assistant golf professional at TPC San Antonio from 2015 to 2021. After TPC, my wife and I moved back to Oklahoma for a brief period, where I worked at Oklahoma City Golf & Country Club as an assistant golf professional until September of 2023.
WHAT DO YOU LIKE MOST ABOUT WORKING AT CORDILLERA RANCH?
I love pulling in the gates every day and being able to share my love for the game with our members. I enjoy being able to find ways to continue to make people better. When I am here on property, I feel like we are one big family. The people here, from the staff to the members, make this place so special. I am extremely grateful to be a part of such a great team.
WHAT HAS BEEN YOUR MOST REWARDING PROFESSIONAL EXPERIENCE?
I have had the opportunity to work at many great clubs in my career. My goal has always been to continue to grow in my professional development and to become a head golf professional. Stepping into the role as Head Golf Professional here at Cordillera Ranch has been an honor. I am always learning from the great team around me, and I look forward to continuing and contributing to the legacy that Cordillera Ranch holds.
WHAT INSPIRED YOU TO PURSUE WORK IN THIS FIELD?
I have been playing golf since I was 2 years old. My family had a membership at a club north of Oklahoma City, so I grew up playing a lot of golf with my dad and grandpa. Once I grasped the concept of what having a career was and that I could have a job working at a golf course, I was hooked and I haven’t looked back since.
WHAT DO YOU DO IN YOUR FREE TIME?
In my free time, I enjoy spending time with family. My wife and I are competitive, so you will find us playing some sort of game, or playing golf at the par 3 course (she is starting to get into golf and is hooked). Outside of family and golf, I enjoy running, reading, binging a good show, trying new restaurants and enjoying a little bourbon from time to time.
ARE YOU A CAT OR DOG PERSON, AND WHY?
Dog person — 100%. My wife and I have two dogs — Rosco and Bonnie. We don’t have kids yet, so they are pretty much our kids at the moment. They run the house; we just have an opportunity to sleep there. They provide a fun adventure every day.
WHAT WAS YOUR MOST RECENT ADVENTURE?
My wife and I took a trip to Ireland back in June of this year. We spent 10 days traveling all around the country, going from Galway to Killarney to Cork to Kilkenny to Dublin, eating our way through this adventure with a Guinness or two (maybe three and a Jameson) along the way. Definitely an adventure that we would do all over again.
HOW WOULD YOU DESCRIBE YOURSELF IN THREE WORDS? Loyal, Dependable and Selfless
WHAT IS YOUR FAVORITE SEASON, AND WHY?
Summer for sure — longer days where there is plenty of time for a late day round of golf, hanging out by the pool and watching some summer baseball.

Tala and Trevor Bynum met 30 years ago as young, dedicated lieutenants in the Army, stationed at Fort Carson in Colorado. Now, decades later with two wonderful children and successful careers, it’s easy to see that the journey to Cordillera Ranch is one rooted in shared values, life experiences and a deep connection to both family and community.

Born with an intrinsic desire to make a meaningful impact, Trevor knew early on that he wanted to serve his country. “I wanted to be a paratrooper, to be of service in the military,” he recalled, serving in the Infantry and Signal Corps for eight years. Coming from a family without the means for his higher education, the military not only provided him the opportunity for an education at the University of Pennsylvania, but also shaped the foundation of his character and career.
Tala's journey is as vibrant and dynamic as she is. Born in Iran while her father was stationed there with the U.S. Army, during a time when relations between the two countries were amicable, her early life was marked by adventure and unique experiences. Growing up in a military family, she was exposed to a world of service and travel from an early age. Tala fondly remembers the beautiful Persian carpets her family brought back from Iran — treasures from a place they called home for a short period of time.
Trevor and Tala’s love story began one sunny day at a baseball game. Trevor, then a young, handsome lieutenant, spotted Tala in the stands wearing a Trinity University sweatshirt and was immediately smitten. "I knew I wanted to marry her on our first date. She was beautiful, smart, and we shared the same values. It just felt right,” he shared. “I knew right away, too,” admitted Tala. "There were more guys than girls in the Army, but Trevor definitely stood out. He had ambition, he was smart and, honestly, I thought he was really good-looking.”
“We’ve been through everything together,” said Trevor, now CEO of Welch’s ® Food Company and National Grape Cooperative. "From serving our country to building careers in corporate America, to raising our family, we’ve always been a team.”
Their military service not only shaped their careers but also their relationship. “We both went to college on ROTC scholarships,” shared Tala, a former Medical Service Corps officer of six years who now works in the medical device industry. “The Army ingrained values of honor, integrity and love of country in us both, which carried into our professional lives and family.”
Tala’s drive to work in the medical field was deeply personal. After losing her father to heart disease at a young age, she sought a career where she could make a difference. "Working for Boston Scientific, I wanted to work on improving access to medical technologies that could help save people like my dad, and I still do that work today, almost 25 years later, as a partner at a medical device consulting firm,” she said.
For Trevor, the transition from military service to corporate life was sparked by the opportunity to learn from one of the most respected companies in the consumer goods industry, General
Mills®. Over the years, his career evolved, leading him to the helm of Welch’s, a role he cherishes for its direct impact on American farmers. “One of the most rewarding parts of my job is that everything we do is for the benefit of our 650 family farmers," explained Trevor. “We’re not just running a company — we’re helping to sustain family farms across America’s heartland. It’s incredibly fulfilling.”
That love of family also translates to their own. The Bynums are very proud parents of two young, equally hardworking men, who were well-served by the example set by their parents. Colin is a senior at the University of Richmond, majoring in History with a minor in Entrepreneurship. He, like his parents, was awarded an Army ROTC scholarship.
“Colin will commission as a 2nd lieutenant in May of 2025,” said Trevor. “We couldn’t be more proud of our kids.”
Currently, Carson is a sophomore at Duke University and is immersed in the world of Mechanical Engineering, juggling lab research, swing dance, run club and fraternity life. Both boys, although not full-time residents at Cordillera Ranch, love spending time here, especially enjoying the amenities and events at the Club.
“The Turkey Trot has become a family tradition,” said Tala. “The boys have run in it for the past two years and look forward to it every Thanksgiving.”
During the summers, the family loves spending time at the pool and dining at the Club. They also like working out at the gym and appreciate the great team of people who work at the Club.
“This spring will be the third time I have hosted the Welch’s executive team at Cordillera Ranch. The Clubhouse is great for our meetings and my team raves about the quality of The Lodges. They are excited to come back,” said Trevor about the amenities available for corporate teambuilding and accommodations on the Ranch.
The Bynums, who split their time between Cordillera Ranch and Concord, Massachusetts, where Trevor’s company is headquartered, have found their “forever home” in this vibrant Hill Country community.
"Cordillera Ranch struck the perfect balance between nature and community. It’s quiet and private, but we’re also part of an amazing neighborhood,” explained Tala, who’s originally from San Antonio.
The Bynums moved to Cordillera in 2022 and into one of the earliest homes built in the community. Although they adore their
home and the stunning Texas Hill Country views, it’s the people of Cordillera Ranch who have made it truly special.
“Our neighbors, BL and Bill Pollard, and Tiffany and Larry Smith were so incredibly welcoming when we arrived and look out for us when we travel. We couldn’t ask for better friends,” added Tala, who also wanted to give a shout-out to the transportation team at the Club.
"Shane and his team are exceptional. Whether it’s for a dinner out when Trevor and I don’t want to drive or a trip to the airport or even a concert in Austin, they never let us down,” she noted. “Pat is so nice. He even offered to keep Bear [the family dog] in the van with him once while we were at a concert.”
After nearly three decades of marriage, the Bynums continue to make each other a priority. It’s clear to see their love and appreciation for each other have only grown throughout the years.
So, what’s their secret? “We’re always finding new ways to do things together,” confided Tala.
From making cocktails together at home — like a classic daiquiri made with rum, simple syrup, fresh squeezed lime and bitters served in a coupe glass — to taking country dance lessons, the couple cherishes these special moments. "When we do retire, we want to be able to go out dancing together,” said Trevor.
It also doesn’t hurt that Trevor likes to do sweet and thoughtful things for Tala whenever he can. “When I’m in town, I’m probably the number one customer at the Bergheim Meat Market,” laughed Trevor, who enjoys cooking steaks and fajitas for Tala on the weekends. “For me, it’s about putting the energy into it because I want to be married for another hundred years.”
Trevor also jokes that one thing most people don’t know about him is that his favorite child is Bear, who happens to be
a sassy six-pound Maltipoo. Look for the photo of Bear sitting on a bar stool in the kitchen awaiting cocktails. “Most people expect I would have a German Shepherd or something, but I’ve got 1,200 photos on my phone — all of Bear,” noted Trevor.
It seems their approach to life is simple and beautifully harmonious, even if Bear gets first pick of steaks at dinner.
“Hopefully, in the not-too-distant future, we’ll retire and get to spend a lot more time in Cordillera and take advantage of all that it has to offer — golf, pickleball, the gun range, you name it!” said Tala.
"If we could pick one place in the world to live, we’d both pick Cordillera Ranch,” added Trevor.
For the Bynums, it’s clear that Cordillera Ranch isn’t just a place to live — it’s the culmination of a lifetime together with that one person who knows you better than anyone else in the world.
TEAM HILL RECLAIMS THE CUP

Since 2007, the annual Cordillera Cup, a Ryder Cup-style match between Team Hill and Team Northington, has been a weekend of friendly competition, good times and hijinks between captains David Hill and Mac Northington, close friends since their college days UT. This weekend was no exception.
The 2024 edition of the Cordillera Cup was held on October 12 – 13. Going into this year’s matches, the tally was Northington 12 vs Hill 5. Northington dominated the early years by winning eight in a row but recently, Hill has captured four out of the last six matches, including a little threein-a-row stretch from 2020 to 2022.
While we’ve made some small tweaks to this event over the years, the general structure is the same — two 9-hole matches on Saturday (fourball and foursomes) and an 18-hole singles match on Sunday. Team Hill took a two-point advantage after the fourball matches and Team Northington returned the favor with a two-point advantage in the foursomes matches. With this format, an overall tie would mean Team Northington would retain the Cup since they won in 2023. Team Hill took an early lead in the singles matches on Sunday morning but there were still a lot of points up for the taking. At about 2:00pm, it looked like Team Hill was going to narrowly scratch out their 6th victory if they could secure all the tentative points on the board. The clinching point came from Zane Price — Captain David Hill’s son-in-law. He was 2 down with 3 to play and managed to flip his match on #18 to secure the winning point.
In typical fashion, Captain Mac Northington blamed the Golf Shop for his loss while Team Hill rejoiced in their victory. Mac keeps telling everyone that David’s tab is still open in the Men’s Grille!

2024 LADIES’ AND MEN’S CLUB CHAMPIONSHIPS WRAP UP

LADIES’ CLUB CHAMPIONSHIP
We made a couple changes to the Ladies' Club Championship this year — we added a Senior Flight for our ladies who have reached their 70th birthday. There were 12 ladies who competed in that flight where Linda Steers ran away with the gross competition. Linda is no stranger to winning club championships as she has multiple trophies from clubs she's belonged to over the years. In the net portion of the Senior Flight, Carmen Grothues claimed the title with net rounds of 70 and 73 for a 1-under par total.
In the First Flight, the gross title was a tight match coming down the stretch between Kari Hollway and Karen Jackson. Karen ran into a little trouble on #12 but bounced back with a couple of pars on #13 and #14. However, Kari played steady all day to win the gross title while Karen took home the net title.
In the Championship Flight, Yana Dommert sprinted out of the gates with a first round 83 earning her a 6-shot lead over Maria Sayers and Sue Bielstein. Yana would extend that lead by one more through the turn enroute to firing a second round 79 to claim her 2nd Ladies' Club Championship at Cordillera Ranch. On the net side of the Championship Flight, Lori McCool played two great rounds of 78 and 75 to take home some hardware.
MEN’S CLUB CHAMPIONSHIP
On the men's side, we had eight players competing in the Championship Flight, which is a gross only competition. The other 20 players were divided into two flights and played a net competition. In the 1st Flight, David Cottrell had a run-away victory firing net rounds of 72 and 69. David is no stranger to the winner’s circle as he consistently plays well in individual events. In the 2nd Flight, Dan Genovese had a narrow win over Mike Stock. They were tied going into the last hole where Dan made net par and Mike made net bogey. This was Mike's first tournament at Cordillera Ranch as they just moved in a couple of months ago.
The Championship Flight played 54 holes of golf to determine the champion. Charlie Hill fired a first round 76 to earn a 2-shot lead over 4-time and defending Club Champion, Philip Earnest. Charlie would go on to extend that lead in the second round after firing 74. In the third round, he caught a heater and turned at 3-under par through 9-holes. He gave a few back on the final nine but finished with a very respectable round of even-par 72 to capture his first individual title at Cordillera Ranch by 22 shots!

TINY TOTS CLINIC: A FOUNDATION FOR YOUNG ATHLETES
Every Monday and Wednesday from 4:30 to 5:30pm, the Tiny Tots Clinic welcomes children aged 4 to 7. This engaging program is specifically designed for youngsters who are new to tennis. Here, children will learn the fundamental skills of the game through fun activities that emphasize coordination, balance and basic tennis techniques. The clinic provides a safe and encouraging environment where kids can socialize, make friends and develop a passion for an active lifestyle. At just $35 per class, this clinic serves as an excellent introduction to the sport, ensuring that each child receives the attention and instruction needed to build confidence on the court.
FUTURE STARS CLINIC: GROWING COMPETITORS
On Tuesdays and Thursdays, from 4:30 to 6:00pm, the Future Stars Clinic caters to children aged 8 to 12. This program strikes a perfect balance between fun and competition, incorporating a mix of drills, games and match play. Participants will not only enhance their technical skills, but also learn essential strategies and sportsmanship, preparing them for more competitive play. At a cost of $40 per class, the Future Stars Clinic is an excellent way for children to stay active, make new friends, and discover their potential in tennis. With experienced instructors guiding them, participants will benefit from personalized coaching that helps refine their skills while fostering a healthy competitive spirit.
ALL-STARS PROGRAM: FOR ASPIRING TOURNAMENT PLAYERS
For those aged 13 to 18, the All-Stars Program offers a rigorous training regimen designed for tournament-level players. Running
Monday through Thursday from 5:30 to 7:00pm, this advanced program focuses on honing skills, developing match strategies, and preparing for competition. Players can select their participation level based on their schedule, with pricing options of $150 per month for one day, $225 for two days, $300 for three days, or $350 for four days. Additionally, a drop-in rate of $50 per class allows flexibility for those with varying commitments. Under the guidance of seasoned coaches, participants will have the opportunity to elevate their game, engage in competitive drills, and participate in match play that prepares them for real-world tournaments.

SHARING MY LOVE FOR THE GAME

Tennis has been a central part of my life for as long as I can remember. Growing up in Caracas, Venezuela, I had the privilege of representing my country in numerous tournaments, both on the ITF circuit and in national competitions. These early experiences not only honed my skills but also instilled in me a deep love for the game.
At 17, I took a bold step and moved to Arkadelphia, Arkansas, to pursue my collegiate tennis career at Ouachita Baptist University. During my time at OBU, I helped the team achieve a topfive ranking in NCAA Division II. I particularly loved the camaraderie of doubles, which offered a unique blend of strategy and teamwork, alongside the individual challenges of singles play.
My coaching journey began in 2007 at Trophy Club Country Club. Over the years, I had the opportunity to expand my experience at Southlake Tennis Center before returning to Trophy Club in 2016 to oversee activities and programs. By late 2017, I was proud to take on the role of Head Tennis Professional and Co-Director of Racquet Sports at Trophy Club. This position allowed me to shape the tennis community and foster a love for the game among members of all ages.
In early 2021, I transitioned to Hackberry Creek Country Club as the Director of Racquet Sports, where I continued to develop my coaching philosophy and broaden my expertise. Throughout my career, I have been dedicated to creating inclusive and engaging tennis environments that cater to players of all skill levels.
For the past two years, I have been fortunate to work at Cordillera Ranch as a Tennis and Pickleball Instructor. I am both PTR and PPR certified. I enjoy working with members of all ages and skill levels.
Away from the courts, my life is enriched by my wonderful wife, Brooke Chong. We have been married for eight years, and our shared love for tennis and pickleball adds a special dynamic to our relationship. Despite her demanding schedule as a Urology resident at UT Health San Antonio, we cherish our time together on the courts whenever we can.
As I look toward the future, I am excited about the potential for growth within the tennis and pickleball programs at Cordillera Ranch. My vision is to build a strong community where players can thrive, connect and enjoy the many benefits of these fantastic sports. I believe that tennis and pickleball offer something for everyone — whether it’s fitness, competition or simply the joy of playing with friends.
Throughout my journey, I have learned that tennis is more than just a sport; it’s a vehicle for building relationships and fostering personal growth. Every lesson, every match and every interaction on the court reinforces my commitment to sharing my love for the game. I look forward to many more years at Cordillera Ranch, working alongside our dedicated members to create a vibrant, supportive and fun tennis community.

‘TIS THE SEASON!

In South Texas, the weather doesn’t necessarily announce the arrival of the holiday season — you’ll have to look at your calendar to know it’s November. But in case you’re ignoring the calendar (I know, me too), there will be signs. The holiday commercials on TV and radio will not let us forget we need to start shopping NOW, that one neighbor has already started decorating, and your family starts discussing pies with a level of importance that does not exist at any other time of the year. The kids have HOW MANY days off of school during November/December? The most wonderful time of the year is here! And let’s be real; along with the magic and blessings of the season, it can also be a time of overindulgence and busyness.
The days and weeks ahead are often the hardest to find time for your health and wellness routine. You may find yourself staying up past your usual bedtime, saying yes to all the seasonal offerings, and justifying your absence at the gym or your favorite workout class. I get it. The struggle to prioritize self-care is real. It can absolutely be a mental challenge as much as a physical one. This is not the season to fall into the all or nothing mindset. Make room for all the joy that the holidays bring, but continue to keep your healthy habits a part of your routine. It’s all about the balance!
When I’ve written for this magazine in the past, I’ve solely focused on promoting the benefits of Pilates. As an instructor, I love to share my passion and knowledge of all things Pilates with our members, or pretty much anyone else who will listen. For me personally, Pilates is the glue that holds my body and brain together. But when I do take time off from Pilates, I’m most likely on a mountain navigating a hiking trail or a ski run. I understand and appreciate the value of any workout that keeps you moving. So, while I’m thrilled to see members in our Pilates classes and private training sessions, this time my message is simply to encourage you to keep up your workout practice, whatever that may be! Here are some of my favorite ways to stay consistent and motivated during the holidays:
MAKE A PLAN
- Sounds simple enough but that can get tricky with all the extra demands competing for your time. You’re much more likely to stick to your plan when you add it to your calendar like any other appointment. During the holiday season, I make it a point to add myself to my client calendar. We’re all in this together! Set your gym clothes out the night before. It’s harder to skip your workout when that cute outfit you got at the pro shop is right there waiting for you. When a special occasion threatens to sabotage your best laid plans, adjust! Modify your workout to make room for both. You’ll thank yourself for making time to intentionally move your body.
ACCOUNTABILITY
- You’ve added your workout appointments to your calendar, now seek out some external accountability. I’ve seen lots of members using fitness trackers to share their progress and workouts with family and friends. I like this strategy. A little bit of healthy peer pressure can be very motivating! Sign up in advance for a group fitness class or training sessions — your workout will not only be on your calendar, but also someone else’s. Your fitness instructors LOVE seeing you show up for yourself. Make a date with a friend at the Fitness Center, meet at the walking trails or reserve some court time together. Social workouts are great mental health boosters and much needed during stressful holidays.
GET SOME SLEEP! -
Sleep is a force multiplier. It’s fuel for your body and brain, a time to recharge and reset. You’ll show up as your best self in your workout and in your life when you make sleep a priority. Go ahead: RSVP to the holiday party, thank your friends for a lovely evening, then leave in time for a full night’s sleep.
BE NICE!
- In the season of gratitude and giving, remember to give yourself some grace. Expect that things will get hectic. Stay committed, but adjust accordingly. On the most challenging days, shift your mindset to one of balance rather than the perfect workout. Reduce the length of your workout if necessary. Change up your routine; consider swapping your usual gym circuit for a walk in nature. Be nice to yourself and embrace the magic of the season!

BUBBLES AND BIG REDS HOLIDAY SHOW: A CLUB TRADITION

Every year in November we start to plan the calendar for the following year. I then seek and find what I believe will be a great variety of vineyards to highlight at dinners and special events. I sit with my suppliers and representatives to again bring variety to our Wednesday Night Tasting Tables. We look at their calendars to see who will be in the market and try and fit it with the Club calendar. With all of this being said, the annual Bubbles and Big Reds Holiday Show has become such an event that it is chiseled in stone. It will always be the Tuesday before Thanksgiving, and this year happens to fall on November 26. We will start at 6:30 and go until 8:30. The Twin Sisters will remain open a little longer that evening to allow everyone attending to eat a bit more food. You will probably need it. It has grown every year, and this year just might be at capacity in the Clubhouse.
For the new members, the Dining Room is transformed into a bazaar of sorts with wine tables spread throughout the space. This year we will have 18 different wine stations with four bottles on each station. There will be heavy hors d’oeuvres served in designated areas and, of course, plenty of sweets as well. We will have live music to go along with the light roar of the members as they stroll along the room in wine bliss.

Bass fishing in Texas is more than just a pastime, it’s a way of life for many anglers. With its vast network of lakes, reservoirs and rivers, Texas offers some of the best bass fishing opportunities in the country, making it a destination for both amateur and seasoned fishermen.
Growing up in East Texas between Lake Sam Rayburn and Toledo Bend, little did I know that my childhood lakes would lay the foundation for my love of chasing bass. I consider myself blessed in many ways by having two grandfathers who absolutely loved bass fishing. One of my grandfathers lived on Lake Sam Rayburn and the other on Dam B, as the locals would call it, and its name on a map is Steinhagen Reservoir. Both of my grandfathers would take me on their boats as a child and introduced me to bass fishing.
One of the greatest joys of bass fishing in Texas is the sheer variety of locations to explore. From the sprawling waters of Lake Fork, known for producing trophy-sized largemouth bass, to the scenic beauty of Lake Amistad or the more secluded Sam Rayburn Reservoir, there’s a spot for every type of angler. Each lake has its own unique ecosystem, offering different fishing challenges and rewards. The Devils River is by far my favorite place to fish for bass, but other rivers in central Texas share a place in my heart for bass fishing: San Marcos River, Guadalupe River and the Llano River are my other favorites.
The thrill of reeling in a big bass is unmatched. In Texas, bass are known to grow large, with the state record at an impressive 18.18 pounds. Whether you’re fishing from a boat or casting from the shore, the anticipation of feeling that tug on the line brings excitement and satisfaction.
Beyond the catch, bass fishing in Texas offers a chance to connect with nature. With its diverse landscapes, from pine forests to rolling hills and open plains, spending time on the water often means being surrounded by stunning natural beauty. The peace and quiet of an early morning fishing trip, with the sun rising over the water, provides a break from the hustle and bustle of daily life.
I have fished with my kids since they could each walk and hold a rod. They both enjoy bass fishing with me, and my son has recently expressed an interest in fishing with his high school team. As a lifelong recreational fisherman, learning the competitive aspects of bass fishing has been a quick lesson on components of bass fishing I’m not 100% comfortable with, especially the recent phenomena of using live forward-facing sonar (FFS) to locate and target bass. I personally do not believe FFS should be allowed in competitive fishing but it’s here and I will adapt for the time being. I do not have to draw on any of the knowledge I have acquired over 50 years of bass fishing or the God-given instincts that have enabled me to enjoy this for 50 years. You put your trolling motor in the water, see fish and cast at them. Frankly, it’s not fun. It’s not exciting. But if you want to compete at bass fishing, you have to do it. I cannot use or teach the skills I’ve acquired or my instincts to fish in many different ways. Unfortunately, you would have zero chance to win or compete without utilizing FFS. Luckily the organizations who sponsor competitive fishing are actively weighing the use FFS.
I look forward to spending so many hours in the near future with my son and his team members on the lakes of Texas fishing for bass. As a boat captain, my input will be limited but the memories made will be my joy. I’m excited to share outdoor experiences and teach young anglers all the things needed to fish for bass: to have an understanding of how weather affects bass, reading electronics, how to map out a lake, and the many different fishing techniques for each season. After you develop those skills, then execution becomes very important: being able to present lures correctly, matching equipment with presentation, the ability to read the water, and landing the fish. Becoming a good angler is an evolution that takes years of experience.
Texas’ warm climate also means that bass fishing can be enjoyed year-round. Texas offers endless opportunities to experience the joy of bass fishing and create lasting memories.

September 26: We will visit the World War II and Educational Center Dokumentation Obersalzberg. The bunkers at the Obersalzberg Documentation Center are a significant part of the visit. These underground complexes were constructed to provide shelter and secure facilities for the Nazi leadership during World War II. The bunkers were intended to be a last line of defense in case of an attack and were equipped with various amenities to sustain the occupants for an extended period. We will then head to the Eagles Nest, which has breathtaking views of the surrounding Alps, and on clear days, you can see as far as Salzburg. The historical aspect: while the building itself is now a restaurant, the site offers a glimpse into World War II history. You can see the rooms where Hitler and his associates once gathered.
September 27: We will enjoy a morning at leisure to explore Munich. In the afternoon, we will head to the Schottenhamel beer tent. The Schottenhamel tent is one of Oktoberfest's oldest and most famous beer tents in Munich, Germany. It has a long history, dating back to 1867, and is known for being the tent where the official opening ceremony of Oktoberfest takes place. The Schottenhamel tent holds a special place in Oktoberfest tradition. It is where the Mayor of Munich taps the first keg, signaling the official start of the festival. Once the keg is successfully tapped, the
phrase “O’zapft is!” ("It's tapped!") is shouted. We will then head to a private pretzel workshop at Bäckerei Neulinger in Munich. It will be a wonderful and authentic experience for those looking to dive into traditional Bavarian culture. Bäckerei Neulinger is known for its dedication to craftsmanship and quality, making it an ideal location for a hands-on culinary workshop.
September 28: You can enjoy a morning at leisure or take a walking tour to discover Munich's history. Meet vendors at the food market, discover unknown traditions in the beer halls, and experience Munich up close. You also have the option to visit the Memorial Site of Dachau with a private driver and guide. The Memorial Site, on the grounds of the former concentration camp, was established in 1965 on the initiative of and in accordance with the plans of the surviving prisoners. Since then, the Memorial Sites have served as an international place of learning and remembrance for future generations. Meet your private guide for a tour through the Memorial Site, including the permanent exhibition, and get a deeper insight of a cruel instrument to suppress opponents of the Nazi regime.
The final stop of the day with be at the Schützenfestzelt, or "Rifleman's Tent," a prominent beer tent at the Oktoberfest in Munich. It's known for its traditional Bavarian atmosphere and ample, open space. The tent is named after the Schützenfest, a traditional German marksmen's festival. Inside the Schützenfestzelt, visitors can enjoy hearty Bavarian food, live music and, of course, plenty of beer served in traditional steins. It's a favorite among both locals and visitors to the Oktoberfest.

Visit Garmisch
Visiting the Zugspitze — Germany’s highest peak — during the fall is an extraordinary experience that combines stunning alpine landscapes, outdoor activities and the chance to enjoy breathtaking views without the cold of winter. Once at the top, you’ll be treated to 360-degree views of the Alps, spanning four countries — Germany, Austria, Italy and Switzerland — on a clear day. The summit viewing platform offers a breathtaking
vantage point, with a sea of mountains stretching as far as the eye can see. You will then head to the Partnach Gorge, which was declared a natural monument in 1912. It will cast its spell on you with its wild waterfalls, water rapids and tranquil water basins. Once upon a time, visitors trying to walk through the gorge risked their lives, but nowadays, two safe paths are available. If you are not afraid of heights, the iron bridge, with its height of nearly 70 meters, offers fascinating perspectives. The more comfortable track through the gorge runs right next to the water. This path was used by lumberjacks, hunters and rangers in the past. From here, the roaring waters are within reach.
Visit Famous Castles
First, we will head towards Hohenschwangau, where the famous fairytale castle, Neuschwanstein Castle, of King Ludwig II is located. It is one of the most visited and photographed sights throughout Germany. The idyllic castle was constructed in 1869 on behalf of the shy and eccentric King Ludwig II, who had this castle built to escape public life. With its medieval design, furnishing, decoration and artwork, it served the king to escape real life and to be part of a poetic dream world. After his passing in 1886, the castle was opened to the public. Walt Disney visited this place and used it to inspire the castles of Cinderella and Sleeping Beauty in Disneyland. Then we will head to the Linderhof Palace, a French Rococo-style palace inspired by Versailles itself and surrounded by immaculately manicured gardens. The surrounding park was completed between 1870 and 1880, and designed by Carl von Effner. Surrounding the palace are imitation baroque gardens, terraces and cascades in the Italian Renaissance style.

The Cordillera sponsored trip to South Africa was absolutely incredible! Having never been to the country before this occasion, Jerry and I were not expecting it to be such a “bucket list” adventure, but it certainly was!
Brianna was exceptional in planning her inaugural overseas adventure, from the destinations, to the first-class lodgings, to the excursions, to the driving services and to the guides. Kruger Park with our safari game drives had to be the highlight! Katie’s input was invaluable! The selection of golf destinations was unique and gorgeous! We played at three courses, but everyone’s favorite was the famous Leopard Creek Country Club at Kruger Park.

In July 2023, eight of us led by Corey Roberson, Director of Golf, made the trek to Ireland. We played seven straight days on top-notch Irish courses — Adare Manor (host of the 2025 Ryder Cup), Lahinch, Ballybunion, Old Head, Waterville, Tralee and Hogs Head.

Michael Loupe is a member of Hogs Head in Waterville and acted as our host. Lodging and meals were first class. We worked hard to reduce the inventory of Irish Whisky everywhere we went. Helicopters were used several times to reduce travel time between some of the courses. We all came back with new nicknames and strengthened our relationship with each other.
If you have a chance to do one of the Cordillera signature golf events, you will experience first class all the way and enjoy being with fellow Cordillera golfers.

One of the best events I’ve attended was the Equestrian ladies’ overnight trip to Tres Molinos Ranch in Harper, Texas. The added bonus was traveling with my horse, Goldie!

EQUESTRIAN TRIPS
The opportunity to travel to Lajitas with my horse, Prada, was a dream come true. It was our first vacation as a family of three. I rode Prada every opportunity while Frank was active enjoying the resort and nearby town. Then we would see one another at our group dinners.
Riding with friends in Big Bend with its majestic views surrounding us for morning rides made this trip incredibly special. Riding in the mountain range, dry riverbeds and the ruins of long-ago ghost towns was such a memorable experience. And our sunset rides proved just as spectacular when we had a glimpse of the Northern Lights. Jenn Guidt did a wonderful job putting together this trip, ensuring horses were always comfortable.

This past May, Jenn Guidt organized what I would describe as the best horse trip I have ever been on. Several of us horse-crazy Cordillera residents packed up our horses and maybe a few clothes to
ride through a vast high-fence area, home to exotic animals. After the ride, some of the equestriennes plied their hands and horses at sorting cows, led by ranch owner, Patrick Moellendorf. The Cordillera shuttle arrived with the menfolk and other equestrian ladies to partake in shooting or just seeing the sights. The groups joined for delicious appetizers and cocktails followed by an incredible dinner. After dessert, the shuttle left with those not staying while the rest of us tucked in for the night.
The next morning, another fantastic spread was offered for breakfast, followed by the option to trail ride or sort cows. Around lunch it was time to return home. It truly was an incredible experience where I made new friends and enjoyed enhancing existing friendships.

THE BEST LITTLE JAIL MUSEUM IN TEXAS!

There are some things that get lost to time and others that are so thoughtfully preserved that the thrill of getting a peak into a bygone era resonates through generation after generation.
Such is the case with the Old Jail Museum in Boerne, thanks to local historian and Special Projects Director for the City of Boerne, Paul Barwick. Paul has spent years helping to preserve and renovate it, as well as curate the history of the town and its numerous characters through notable artifacts that reflect Boerne’s storied past.
But let’s start with the obvious — the jail itself, which is fascinating indeed. You might have even driven by this beautiful limestone building dozens (if not hundreds) of times without even knowing what it was. It’s situated next to the old courthouse at 208 E. San Antonio Ave., across the street from the current courthouse.
This building, also known as the Historic Kendall County Jail, housed both the sheriff’s office and his family residence on the first floor, with the jail itself being on the second floor. The jail was built in 1887, and was the third one for the county. The first county jail was located inside the aforementioned old Courthouse, which was constructed in 1869-1870, while the second jail, located behind the Old Jail Museum, was built in 1877.
“We like to call it ‘The Best Little Jail Museum in Texas,’” shared Paul. “It was formed in 2017, but took four-and-a-half years to restore. Visitors to the Old Jail Museum get to see an authentic jail that’s been thoughtfully restored. I find the style of architecture the most interesting, along with the construction method used to build the jail. It’s extremely durable, made from locally-quarried limestone block and shows very little wear. They used gin poles and rudimentary tools to build it, which seems amazing to me, and the fact that it’s lasted this long. They were skilled stone artisans,” he added.
THE JAIL
The jail itself is made up of four side-by-side cells — two for men and two for women. Each of the men’s cells contained hooks for attaching four canvas hammocks per cell, and the women’s cells could hold up to two women each with straw mat-
tresses, although we imagine that was a rare occurrence.
“There was a [female] hairdresser in town who would overindulge [alcohol] and needed a place to cool down. They said she was rather robust and rowdy and would knock the deputies about as they forced their way up the stairs, and light mattresses on fire with cigarettes,” recalled Paul, amusedly.
One wonders what other kinds of characters found themselves behind those sturdy steel bars. According to Paul, there aren’t any stories of Jesse James-type bank robbers or nefarious criminal activity. Yes, there were a couple of murderers, but typically most prisoners were incarcerated for domestic violations or neighborhood brawls.
“There’s nothing really that noteworthy except one prisoner was able to shimmy up a sewer pipe and break through the roof back in the mid-sixties. His mom and sister were making a jail visit and noticed the deputy on duty was returning so they told him to hurry back down. Then they paid bail and left Boerne, but the man returned 60 years ago with his grandkids and told the short roof breakout story,” said Paul.
In 1924, another prisoner named Hilmar, who was being held for killing someone in self-defense, was able to successfully escape, thanks to the loaf of bread his family brought him disguising a file, which nowadays sounds like a comical wives’ tail, but evidently was a proven method. The man filed his way through a few bars on the window and jumped out, where they had a horse waiting for him. As the story goes, he rode to San Antonio where he caught the Southern Pacific train to the Wild West of California and became a contractor in Sacramento who did well for himself. Rumor has it, it was an inside job.
Interestingly, the original steel jail door had been removed 50 years ago, but retrieved when the location became known. A missing sign attached to the jail door listing visiting hours disappeared around the same time and miraculously returned to the steps of the old county courthouse about a year ago, wrapped in brown paper with a typed note. More rumors swirled — the note said the heist could have been by the act of wayward teenagers or possibly attributed to a UFO siting in Boerne at that time. Sadly, we might never know, but Paul has plans to have the steel door reinstalled.
THE COLLECTIONS
wrote to Eleanor Roosevelt who passed it along to her husband. The plan was to attach a small napalm bomb to Mexican freetailed bats with a fuse so that they could be dropped over Japan and the bats would fly under the eaves of paper wooden houses. After 30-minutes, there’d be a fire storm. They tried it out on a mock Japanese village and it worked. In fact, some of the bats accidentally got out and burned down barracks at Carlsbad Army Air Field. The bats were harvested locally at Bracken Cave, Frio Cave and Nay Cave, but ultimately the plan was shelved because of the Manhattan Project.”
Another notable exhibit showcases the talents of historical figures, Adolph and Plinky, known as the Wonderful Toepperweins, world-renowned sharpshooters, or trick shooters, who worked for Winchester Firearms and performed incredible demonstrations together. “Even Annie Oakley is on record as saying that Plinky was a better shot than she was,” said Paul.
But perhaps the best reason to visit the Old Jail Museum is to hear the stories first-hand from the man who has made Boerne history a part of his own. Paul is a living time capsule that inspires others to dive deep into the past.
“I started out with an interest in the local railroad and then helped develop the Old Number Nine Trail that runs through town, and developed interpretive signage to highlight sites you would have seen along the railroad,” noted Paul. “As anyone who gets the history bug, I soon was going down many rabbit holes. I never stop wanting to know how everything’s woven together — the fabric of the history of our town.”
Oh, and in case that’s not enough, they also have a (stuffed) native black bear named Buford and a two-headed calf from a local dairy.
While the jail is enough to make the visit worthwhile, the artifacts, exhibits and oddities will keep you engaged for quite a while.
“I think visitors appreciate the types of exhibits we have because not only is it a snapshot of the typical lifestyle at that time, but we have ones that focus on Boerne history,” said Paul. “We’ve done a good job collecting unique stories.”
The artifacts span quite the gamut, including an impressive collection of arrowheads, tiny dice carved out of bone, a camel saddle used by the Texas Camel Corp, antique firearms, railroad artifacts and a piece of the 1923 Boerne meteorite. The exhibits are even more intriguing, featuring the Boerne White Sox Baseball team, Newton Boys’ Bank Robbery, the Texas Rangers, Texas Forts, the WWII bat bomb and more.
Hold on, did someone say bat bomb? The exhibit name exactly describes what it is. Paul explained: “The idea was developed by a dentist from Pennsylvania who

The dining room includes the most dramatic ceiling and lighting design yet. The treatment features an alder wood bow frame trimmed in custom LED light strips suspended from the cathedral peak by industrial steel rods. The result is a space that feels grand yet intimate — and completely unexpected.

“As a team, we sometimes work together on these crazy plan designs that never make it to market just to push the limits of our creativity,” said Keith Norman, Co-Owner & President of Business Development. “While we love the things we dream up, we rarely have the time to make them a reality because we are so focused on our clients' experiences and building their dreams rather than our own.”
However, now was the time to turn this team's dream home into a reality. “After a year or so of thinking about this project, we finally had the courage to push this creative design forward,” continued Keith. “We took all of our wildest ideas and translated them into a home design plan that was livable for the day-to-day. We specified all the materials and finishes — right down to a custom floating dining room ceiling treatment and light fixture two-in-one. When people saw that design sketched out, they thought we were crazy and that it would never work!”
The Paul Allen team hired a rendering company out of Miami to create a realistic walk-through video of their design. “It was amazing to see the property come to life at that stage, even though it was just on screen,” said Keith. After posting the video online, the home unexpectedly went viral.
“We knew we would build the home one day,” said Keith. “We just didn’t know how quickly that day would come. We actually had someone reach out from the video and say, ‘I want this exact house.’” Of course, the Paul Allen team met and began to ask about customizations. But no, this future homeowner wanted the team’s exact vision without any changes. “Earning our customer’s trust through our reputation and process is a game changer,” added Keith. “It allows them to sit back and enjoy the build process!”

CONTINUING IMPROVEMENT

Cordillera Ranch Property Owners Association
continues to complete improvement projects across the Ranch. Below are some highlights of improvements we've been working on in the community and in our operations.
Recently, we completed an upgrade to the roads and parking areas in Swede Creek Park. The POA had the contractor perform a lift on all of the roads in Swede Creek Park, which has improved the roads dramatically. The lift helps accomplish positive drainage of water off of the roads to help prevent pooling and erosion. We also installed three new pull-off areas throughout the park, giving property owners the ability to help keep the roads clear. The contractor stabilized multiple areas that have shown erosion over the years: we stabilized the river park circle; the entries to the creek crossing; and added additional stabilized parking at the lake. We also replaced and stabilized the gates leading to the river park circle. These improvements will help keep the park roads in optimal condition for years to come.
2nd option for bases at 60' apart. This will allow the field to be usable for multiple age groups ranging from tee ball through 12U baseball. Additionally, we'll be replacing sod and smoothing out the field so we have a better playing surface. Irrigation upgrades will be completed to ensure the new turf grass is maintained correctly while also decreasing the overall water use with more efficient equipment.
In conjunction with the USPS, the POA replaced multiple damaged mailbox units at the mail center closest to the Visitors Center. We installed a new message board at the mail center as it needed replacement. We also have additional units in inventory when replacement becomes necessary for other units.
The Maintenance Team has begun trimming trees in specific areas around the Ranch, and tree trimming will continue from now through the winter months. There are numerous areas we will target to remove dead wood, lift canopies over roadways, and improve the health of our native trees. We will continue cleaning up the islands and native areas that have become overgrown through the years.
The Maintenance Team is also starting a renovation of the tee-ball field at the Pavilion Park.This ball field has historically only suited the tee ball age group because of the base path dimensions (50'); however, as part of our refresh we're adding a
The POA has continued to move to a fully digital Architectural Review process over the last four years and as of January 1, 2025, we will be fully digital. Recently, our Office Administrator, Lori Bodin, completed scanning our building files dating back to the beginning of Cordillera Ranch. It is a huge accomplishment as we are now able to access historical records much more quickly when needed. Moving to an all-digital format allows us to more easily complete the Architectural Review process, along with increasing the tracking and transparency of the process. With most builders and contractors already utilizing digital project management tools, and construction plans being drawn digitally, it is an advantage for the POA to move in the same direction.
We hope property owners enjoy some of these POA enhancements and look forward to continuing the improvement of Cordillera Ranch.

Each year the CR Realty office puts together a Cordillera Ranch-wide report on the overall real estate market including, but not limited to, lot and home sales along with detailing the status of new home construction throughout the community. We have just posted an updated one to our website and have included a bit of 2024 year-to-date data within it as well. This is a very thorough look into current real estate performance, while also looking back at previous years’ activity.
As you look through the report, you’ll find, and it’s important to note, the surge in activity experienced between 2020 and 2022 was a “perfect storm” in a lot of ways, spurred largely by the COVID pandemic. Folks were fleeing city centers and congested areas, looking for a place that not only provided space, but also accounted for family activities, amenities and excellent work-from-home connectivity — all boxes that Cordillera Ranch checked. Throw in historically low interest rates and you had all the ingredients to create a pace of sales not seen before.
Current data suggests in the last two years, we’ve seen the return to a more normal pace of sales across lots and homes, similar to what the community saw in the pre-pandemic years, with one caveat, home and lot values continue an upward march. Even with the pare down in activity, Cordillera Ranch
saw its fourth straight year of total real estate activity eclipse the $150 million mark at $173 million for sales of all lots, homes and new home starts in 2023. That’s an incredible feat and marks the ninth year in a row of exceeding the $100 million threshold.
Amongst the many other statistical points laid out in the slide deck is key information regarding the resale value of homes built by Preferred Builders versus non-Preferred Builders. When considering building a home, a concern many of our clients have centers around the potential of a future sale — whether by wayof-life changes, necessity or simply protection of their investment. A review of resale home data between the years of 2020 through August of 2024 reflects a staggering 66% premium for homes constructed by Cordillera Ranch’s Preferred Builders over non-Preferred Builders when re-sold. When selecting your builder, that’s a compelling “value-add” offered by our Preferred Builders over their peers.
In addition to the resale benefit on homes provided by Preferred Builders is the impact that having a Master Full Golf Membership available with the purchase has on value. In 2023, home sale prices for properties offered with a Master Full Golf Membership reflected a 41% premium over those without that option. With a finite number of Master Full Golf Memberships available, it’s not difficult to understand why the limited number of properties available with that option have such an added value associated with the purchase price.
