A

WELCOME

After a robust year of new home starts and sales in 2017, this year looks to be more of the same with construction activity even up slightly over the prior year. With 43 homes currently under construction in Cordillera Ranch (41 of which are sold), up slightly from a year ago, the growth throughout the community continues to be strong. 17 of these homes under construction are in the Clubs Village with the balance in the Ranch Community and The Springs. There are another 24 homes in architectural design review right now, indicating that the construction activity will continue. An article in this issue of the magazine features a few prominent designers and architects who share their insights on current design trends, a must read for anyone considering starting their new dream home. Through the first four months of this year, there have already been nearly half as many homes sold as were sold in all of 2017 so home sales are starting out on a strong pace as well. As a result, the supply of available homes on the market remains tight, with only 25 total homes on the market, of which three are currently under contract. The number of lots closed this year is approximately equal to this time last year; however, there are a large number of lots under contract and projected to close this quarter that would put us ahead of the pace for overall lot sales in 2017. Sales activity in The Springs has been strong in recent months and Garner Homes and Stadler Homes are working on completing their first homes available in Cordillera’s newest addition. Speaking of The Springs, the new Springs Sports Park is under construction and slated to be complete later this summer. This addition of new sports fields will offer a nice added amenity for all Cordillera Ranch property owners. The new Springs Visitor Center will be open in May for anyone interested in learning more about properties available in The Springs, the two new parks and miles of trails it offers. Also, if you’ve played golf lately you might have noticed the construction occurring along the left side of hole #3, which are the new Lodges being built by Pasadera Builders. As noted in previous magazine articles, the first phase will include two buildings totaling 10 rooms for current members and property owners, their guests and prospective future residents and members. Flight winners advance to Shoot-Out Finals on Thursday following play. Shoot-Out is 3-hole elimination with two finalists playing #18 for the Championship.

This is the second in a series of four events in conjunction with the four major championships. A member can bring up to three guests and compete in a 2 Net BB format. Each team will be allowed to pick

two players competing in the US Open and their scores will be added to their team score. Specific details apply for each team picking their US Open players. This event is a fantastic way to showcase The Club and all Cordillera Ranch has to offer, including the incredible Jack Nicklaus Signature Course. How did you become employed at The Clubs of Cordillera Ranch? My good friend Barry Denton invited me to play golf in 2013. I was very impressed with the people, golf course and Club facilities. Barry introduced me to Marc DeWall and I was hooked! This is the place to be.

What past work history prepared you for The Clubs? I have worked part time for the PGA Tour as a master golf club maker. I also have worked part time with TPC San Antonio and both golf courses at La Cantera. I enjoyed a very good career with Ford Motor Company and meeting so many great people.

What makes your colleagues an asset to The Clubs? Explain how you work together as a team. We are a very “Member Focused” team. When a fellow employee sees a Cordillera member that needs our assistance, the entire team will help. There are numerous times when team members from other departments will also step in and offer their support.

What has been your most rewarding professional experience? Leading a Financial Services group of over 1,800 professionals while I was with Ford Motor Company. Also, working at the United Nations for four years representing Ford.

What are your hobbies and interests? Traveling around the world and learning about new cultures. I am a professional golf club maker and enjoy working for the Cordillera members and the PGA Tour. I also enjoy making golf clubs for disadvantaged children at the First Tee of San Antonio. I love visiting our family farm in East Tennessee, where we raise Arabian horses and Charolaise cattle.

What has been your greatest professional challenge? Maintaining a healthy balance between family and business.

Favorite quote or motto? “I believe you can get everything in life you want if you will help other people get what they want.” – Zig Ziglar

What do you like most about working at Cordillera Ranch? Interacting with numerous Cordillera members and learning about them and their families.

Anything that would surprise others about yourself? I am an Economist, I read two books a week and my wife Amy and I enjoy traveling around the world.

When Lynn and Bill Haywood welcomed boy-girl twins into their family thirty years ago, they could not have predicted all the places their kids would go.

Piper Haywood Baldwin is an artist in every sense of the term. She and her husband, Sam, own a design studio in London. The two met while Piper attended Central Saint Martins, a world-renowned arts and design college at the University of the Arts London. Art school wasn’t Piper’s first jaunt over the pond. She and her brother, Brett, performed with their high school choir in cathedrals across Eastern Europe. Since then, Piper has sung opera in Carnegie Hall. Her drawings, paintings and mixed media pieces line the walls of the Haywood’s Cordillera Ranch home as if placed by a professional decorator. When she visits, her culinary skills delight her hosts. “Piper is a fabulous chef. She’s as unique as her name,” stated Lynn whose maiden name is Piper. Lynn’s mother was a concert clarinetist. Bill Haywood clarified the source of his daughter’s creativity. “Lynn is a very talented graphic artist,” Bill explained. “Bill’s my PR guy,” joked Lynn. Bill continued, “Piper’s voice certainly didn’t come from me. I’ve been told to keep it down. And I can’t cook, though I can burn meat pretty well.” Brett Haywood was destined to become an engineer. His grandfathers were engineers. His uncles and father were engineers. While his athletic skills could have landed him on a college baseball diamond, he pursued the family field at Purdue Univer-

sity. Today, Brett engineers for Tesla at the company’s Gigafactory in Reno. “He’s their go-to guy for controls,” Bill boasted. I asked, “Regarding your twins, what are you most proud of?” “Everything!” Lynn exclaimed. “We tried to teach them to think outside the box, follow through with what you start, never give up and always smile.Today, we could drop them off anywhere in the world and they’d feel at home.” Bill’s pride wasn’t far behind: “They’re kind and humble. They’re independent thinkers. They come up with solutions, and then work like a dog to implement them. I have always encouraged them to make choices worthy of their efforts.” Brett and Piper embody the strengths and uniquenesses of their parents: art and science combining to create a life of rich meaning. Failed Retirement During his career in the oil and gas industry, Bill Haywood didn’t fail much. As a civil engineer tasked with building and managing refineries, his priorities were simple: quality, economic viability and safety. “I never killed anybody and that wasn’t by accident,” Bill quipped. Employees and their families deeply appreciated his culture of safety. “They would sometimes come to me in tears of gratitude. We didn’t cut corners. We focused on doing the right thing. People will do anything for you if you treat them right.” As president of Tesoro’s west coast refineries, Bill understood

the importance of relationships. “You meet the same people going up as you do on the way back down. If you invest in people and help them achieve what they never thought was possible, you’ll find success as a team.” The Haywoods have lived on the east coast, the west coast and the gulf coast. After positions with Mobil, Ultramar, Diamond Shamrock and Valero, Tesoro brought the Haywoods to San Antonio and the Hill Country in 2005. “We’ve been fortunate to live in some spectacular places,” Lynn said. “On a bluff overlooking the Pacific in southern California, close to Tahoe and the wine country in northern California.” Lynn even considers time in Beaumont a blessing. “The bugs were big and the humidity was high, but the people were wonderful,” Lynn viewed from the bright side. Bill begged to differ, “There’s nothing golden about the Golden Triangle,” referring to the windfalls land owners received after a 1901 oil boom in southeast Texas. After a failed attempt at retirement in 2013, Bill spent two years reinventing a refinery in Hawaii. While he still consults in the energy business, the former president of the Cordillera Ranch Nature Club spends most of his time birding, golfing and attending Bible studies on the Ranch.

Both Sides of the Brain A Chicago native, Lynn grew her graphic design career at each stop on their journey. She specialized in cutting and pasting before the terms went digital. “I laid out projects the oldfashioned way by ‘spec-ing the type.’” Lynn explained. “I loved working on logos and identity campaigns. Two of my favorite clients were The Limited and Toyota.” Bill summarized what made Lynn effective in the advertising world. “She uses both sides of the brain. She has the ability to listen to a client and to mediate with an artist. That’s not easy to do.” Armed with versatility, Lynn receives no shortage of opportunities. While she says she tried to move to Cordillera Ranch with a “NO” on her forehead, she and Bill quickly became invested in the “gems of Boerne,” the Patrick Heath Public Library and the Cibolo Nature Center. Lynn also took a full swing at golf, even diving into back issues of Golf Digest. Cordillera Women’s Golf Association helped Lynn with etiquette, rules and even computer skills. She learned spreadsheets as the club’s treasurer and digital photography as its de facto historian. Her most surprising achievement was winning an El Compa-


dre Member-Member Tournament with Kim Spencer. The pair’s names are etched in the Champions Gallery. Having a Jack Nicklaus Signaturedesigned course — and its picturesque 16th green — in his backyard reminds Bill of the days his high school played the Golden Bear’s. The two grew up at crosstown rivals near Columbus, Ohio. “Jack was quite an athlete. He played football, basketball and baseball,” Bill recalled. “But we beat him my senior year!” Upon arriving in Cordillera Ranch, Bill ran into another childhood connection of national fame, former NBA coach Bob Hill. “I was on the driving range when I heard, ‘Hey, Woodrow, what are you doing here?’” Bill remembered. “That’s what they called me back then.” Sealing the Deal Lynn Haywood attempted to summarize what makes life in Cordillera Ranch special. “The thoughtful development, the amenities, the nature in our backyard; it’s all wonderful. But it’s the quality of the people — our neighbors — that seals the deal.”

Bill knew he was onto something special when he turned into Cordillera’s gates in 2005. “All other potential spots faded away,” he said. The experience was similar to one he had at Miami University (Ohio) in the early 1970s. “When I saw Lynn with a bandana on her head carrying an art portfolio board, I thought she was the prettiest gal on campus,” reflected Bill. “The artist in her attracted me. She was beautiful inside and out.” The affinity grew to be mutual. “Bill’s smile attracted me,” Lynn remembered. “He had hair back then, but it was his smile that lit up his face. He’s a colorful engineer!” Over four decades, the Haywoods have engineered an artful life. “In my career, I always tried to see the future and then back-integrate how you get there,” Bill recounted. While Lynn and Bill Haywood could not have predicted all the places they would go, they are thrilled to have backed into Cordillera Ranch.

Kendall County is home to a growing number of local and regional healthcare providers. “In Boerne, you can get primary care like it used to be,” said Dr. Charles McCurley with Sports & Family Medicine of Boerne. “I want my patients to walk in one door and see me.” Concierge providers like Sports & Family Medicine and Dr. Sara Stuart at Cibolo Family Medicine offer the personal touch many consumers want, while regional hospitals groups have begun offering access to broader networks. Kerrville’s Peterson Regional and Fredericksburg-based Hill Country Memorial now have referring specialists in Boerne. Baptist Health Systems’ MedFirst Primary Care has a point near Leon Springs, eleven miles southeast of Boerne on Interstate 10. Dr. Robert Bowling heads the office there. The University of Texas Health Science Center at San Antonio (UTHSCSA), a statefunded medical school, recently opened a new clinic in Leon Springs. It offers primary care, urology, orthopedics, podiatry, pain management and radiology. The prevalence of specialists in or near Kendall County makes the need to refer to San Antonio rare. “A vast majority of my referrals are to specialists in Boerne,” Dr. McCurley stated. The Orthopedic Performance Institute, comprised of Drs. Matthew Dwyer, Craig Glauser and Christopher Phelps, has offices in Boerne, Bulverde and San Antonio. The group specializes in joint reconstructions, and general and pediatric orthopedics. Dr. Aldon Williams of Advanced Spinal Pain Management offers innovative treatment for back and chronic pain disorders at his Boerne and San Antonio offices.

Gastroenterology Consultants of San Antonio and Cardiology Clinic of San Antonio have offices in the Methodist medical office building on Interstate 10 in Boerne. Northeast OB/GYN tested the waters in leased space before constructing a standalone building across from Walmart last year. Dr. Joseph Peterson is the veteran of several dermatologists practicing in Boerne. Dr. Thusan DeSilva opened his solo practice last year after many years with Dermatology Associates of San Antonio. Related health services are also filling out the Boerne market. South Texas Radiology and Imaging Center (STRIC) and MRI Now eliminate the need to drive to Bexar County for certain scans. In addition, San Antoniobased Avestée Women’s Imaging Center now does mammograms and biopsies in Boerne. Three laboratory groups handle blood testing locally: Labcorp, Quest Diagnostics and CPL. Three “big box” pharmacies fill prescriptions in town while three boutique pharmacies offer compounding services: Rock Pharmacy, Annie’s Apothecary and the newly opened River Road Pharmacy. Several clinics offer dental implants, cosmetic dentistry and other oral surgeries in their Boerne offices: Dr. Chet Hawkins and Dr. Kurt Mackie combine advanced dental training in one shared facility. In addition, San Antonio groups Alamo Maxillofacial and Clark & Gossett have offices in Boerne. A plethora of physical therapy, chiropractic, assisted living and home health care providers operate in Kendall County. Even Lasik surgery is available close by at Dr. Tomy Starck’s Ultravision in Leon Springs.

When time is of the essence, two urgent care facilities are always on in Boerne: Impromptu Immediate Care and Main Street Urgent Care. Most critically, Methodist has operated a full-service emergency center in Boerne for the last decade. It is located 12 miles from the entrance of Cordillera Ranch. There’s no substitute for it, said Dr. McCurley. “The best ER is a close ER.” One missing feature on the Kendall County medical landscape is an ambulatory surgery center. That is about to change. Gastrointestinal and ophthalmological procedures, for example, that have long been sent to San Antonio can soon be accommodated in Boerne. Dr. Sonny Cavazos of Sage Bariatric is spearheading a new medical office building, The Palomar, in south Boerne (“SoBo”). The $13 million project will house a surgery center along with other medical offices. The building is midway through construction. Finally, when necessity calls, the nation’s seventh largest city offers many first-class and world-class options. The juggernaut South Texas Medical Center is 32 miles from Cordillera Ranch in northwest San Antonio. Eight institutions occupy the 900-acre campus including Baptist Health System, Cancer Therapy and Research Center, University Health System and UTHSCSA. The U.S. Department of Defense has also centralized military trauma and wound care training at the San Antonio Military Medical Center (SAMMC). SAMMC handles more than 4,000 emergency room visits (civilian and military) each month. It is one of only 15 hospitals nationwide that holds both “Level 1” trauma certification and an American Burn Association accreditation. Boerne / Kendall County Economic Development Corporation President Misty Mayo summarized what is happening with health care in Kendall County. “We are creating a hub of options for our residents,” Mayo said. “As we grow, more and more care will come closer and closer to home.” Even house calls may return to style. That certainly would be medicine like it used to be.

TRUMP Signs Tax Bill Into Law

“NAHB commends President Trump and members of Congress for their hard work and dedication in crafting this once-ina-generation overhaul of the nation’s tax code,” said NAHB Chairman Granger MacDonald. “Providing tax relief for hard-working families and creating a more favorable tax climate for small business will make the economy more vibrant and competitive. In turn, this will boost the housing sector, which represents roughly one-sixth of the U.S. economy. Housing not only equals jobs, but jobs mean more demand for housing. For every house that is built, three temporary and one permanent job is created.” Throughout the tax reform debate, NAHB and its grassroots efforts were at the forefront of the legislative process. NAHB held several meetings with House Ways and Means Committee Chairman Kevin Brady, along with other committee members and staff, while builders engaged with key House and Senate lawmakers in their home districts and at their offices on Capitol Hill. Thanks to the efforts of the entire Federation, NAHB achieved significant victories on the real estate exception to the business interest deduction, second homes, private activity bonds, the capital

exclusion, and many other provisions. Under the new law, the majority of taxpayers will receive a tax cut, including working class homeowners and renters, small business owners and our members who are engaged in al aspects of the residential construction sector. Lower tax rates will spur job and economic growth, and that is good for housing. Here is an overview of the Tax Cuts and Jobs Act, with all changes taking effect for the tax year starting Jan. 1, 2018: • Mortgage interest deduction. Retains the mortgage interest deduction and the deduction for second homes, but reduces the mortgage interest cap from $1 million to $750,000. • State and local property taxes. Allows taxpayers to deduct up to $10,000 of state and local taxes, including property taxes and the choice of income or sales taxes. • Capital gains exclusion. Maintains existing law that allows homeowners to exclude up to $250,000 (or $500,000 for married couples) in capital gains on the profit from the sale of a home if they have lived in the house for two of the last five years. • HELOC. Eliminates the deduction for interest on home equity loans. • Private activity bonds. Retains private activity bonds (PABs), which will en-

able the Low Income Housing Tax Credit to maintain its effectiveness as the most indispensable tool for the production of affordable housing. Without PABs, we would face the loss of more than 788,000 affordable rental units over the next decade. • Alternative Minimum Tax. Eliminates the Alternative Minimum Tax (AMT) for corporations and increases the AMT exemption amounts and phase-out thresholds for individuals. • Individual tax brackets. Retains seven tax brackets, with rates ranging from 10 percent to 37 percent. This will provide tax relief for individuals and small businesses and represents a tax cut for most taxpayers. • Estate tax. Doubles the estate tax exemption. • Carried interest. Retains existing carried interest rules, but assets must be held for three years. • Pass-through deduction. Allows most taxpayers with pass-through income to deduct 20 percent of that income based on wages or on wages plus a capital element. • Business interest deduction. Provides the taxpayer a choice of making a one-time election for a deduction limited to 30 percent of adjusted gross income; or for real estate, a 100 percent deduction for business interest, but with certain trade offs. • Like-kind exchanges. Preserves the benefit for real estate investors to make tax-free exchanges of property, commonly referred to as “like-kind” exchanges. • Multifamily depreciation. Gives the taxpayer the choice of taking 27.5- or 30year depreciation, depending on how they elect to treat their business interest. • Individual tax provision sunsets. Almost all individual tax elements — mortgage interest, state and local property taxes, individual brackets, etc. — expire at the end of 2025. Unless Congress acts, starting in 2026 these modifications will revert back to the tax code as it existed in 2017. Be sure to check with your tax professional regarding details on the new tax law. The last weekend of March, we crowned a new champion in the Cordillera Cup as Team Hill won for only the 2nd time in the 12-year history of the event. While the team Ryder Cup-style event is usually very competitive, this year proved to be different as Team Hill won in convincing fashion 73.5 – 46.5. We added a new twist to the Friday Night Pairings Party with a Club Throwing Contest at the Practice Park. We had a great turnout and each Captain selected five players from his team to participate and represent his side. Each contestant got two throws: one for distance and one throw at mannequins that were dressed like Team Captains Mac Northington and David Hill. Zane Price was the anchor for Team Hill and nailed his distance throw as well as his mannequin throw to put Team Hill over the top. Anchor Gary Lynd was unable to match the feat and Team Hill had secured the 2018 Cordillera Cup Club Throwing Championship! The event proved to be great fun, and like with most things associated with this tournament, there was a fun twist. The Hill Team often gets out to a good start on Day 1 of the Matches as the format is Front 9 Four-Ball Match Play and the Back 9 is Foursome Match Play. This year they completely dominated as they led 38-22 after the first day and took a commanding lead. Day 2 was Singles Matches with 60 points up for grabs and Team Hill continued to pour it on as they won the day with a 35.5 – 24.5 margin. This year we had two Hole-In-Ones during the tournament which was fantastic. Isaiah Navarrete got off to a great start by acing Hole #7 and Jay Harpole aced Hole #4 on the second day. Very cool to have that happen in one tournament!

AGRONOMIC TECHNOLOGY By Mark Semm

The spring golf season is in full swing and summer will soon be upon us.This time of year excites our department as we have worked in the “off-season” to modify our agronomic practices. Just like a golfer tweaks his swing and tries to improve, so do we. Some practices worked last year, some didn’t, but this will hold true every year as we are always trying to stay ahead of Mother Nature. Changes to our agronomic practices include acquiring new maintenance equipment that are considerably “cutting-edge.” Air2G2 Aerifiers manufactured by GT AirInject. These machines fracture the soil with compressed air at varying depths up to 12 inches and provide compaction relief, increased pore space for more balanced air-to-water ratios, and provide great gas exchange. There is no machine like it that can provide the benefits up to 12 inches throughout the greens profile with virtually no disruption. As greens age, potential problems can fester deeper into that profile. The new aerifiers have the ability to work shallow and deep; whereas, traditional aerifiers can typically only reach the upper 4 to 6 inches. Our hope is with continued regular cultural practices (topdressing, brushing, and venting) combined with the Air2G2’s, we can maintain a healthy profile while being able to continue to reduce the large diameter aggressive core aeration like we have done the last several years. Cordillera Ranch is one of the first golf courses in the area to invest in this new technology.

POGO Turf Pro. We began using this technology last year. The system uses a probe combined with an app on our phones to collect pertinent data, which is stored for later analysis. With this new knowledge gained from the data, we’re continuing to improve and maintain putting surface conditions. Last year we were mainly focused on soil moisture, but early this year we began using select data to further dial in our fertility programs on the greens. It has been a tremendous tool in helping us produce better putting conditions and a healthier plant. Uni-Rakes and Groomers for our reel mowers. These two pieces work hand-in-hand. The uni-rake is a tractor mounted rake that helps remove thatch and stands turf upright in fairways and rough. Too much thatch can be detrimental, and typical verticutting on fairways is a lengthy and messy process. The uni-rake allows us to de-thatch (at smaller quantities) with much more frequency and without the significant disruption to play. Groomers have been added to our fairway reel mowers. They sit just in front of the reels and stand turf upright before mowing, thus reducing grain and providing a better quality of cut. Over the last year we have installed grooming systems on all reel mowers (greens, fairways, tees and approaches). We can change to various grooming cassettes quickly and can run the groomers with or against the mow based on turf needs. We are continually trying to improve our agronomic practices. So just as a golfer adds a new driver or wedge, the Agronomy team has added several new “clubs” to our bag this year to help continued improvement of our maintenance practices. From Wine

and Beyond…. In this edition I must start out by thanking all that have attended the past events by highlighting the Melka Wine Dinner, The Crafted Dinner Experience and the Wine Extravaganza. More on other events will be covered separately. I had been awaiting the meeting of Cherie Melka for months having followed the successes of Cherie and her husband Philippe for a very long time. Their wines were magnificent and showed a great distinction from Knight’s Valley grown grapes and that area of Napa Valley. She spoke eloquently and told many stories, personal and that of the growth of the valleys. She moved from table to table to keep everybody tuned in and was very pleased with the pairings that showcased her wines. The Crafted Dinner Experience was our third straight sell out. Chef’s Team displayed his impeccable menu in art-like form. It is always nice walking through the Cabana and hearing the oohs and ahhs as diners experience the world-class cuisine. It is very inspiring to select wine pairings, and I have really been thinking outside of the box to bring a different experience for everyone. I have chosen wines from France, Spain, Italy, Canada, Hungary, of course the USA, and even some Sparkling Sake from Japan. The comments were varied and all positive but nobody expected that Sake could be such a nice pairing. One thing to remember is that the diner truly has all of the power to choose. If red wine is all you drink, then red wine it is. There is enough wine in the cellar to make it all work for everyone. The Wine Extravaganza was another success. The wines were over the top in quality and value, and some of the top winemakers from around the world had their wines on display. The format was 48 Big Reds and Bubbles. The favorites seemed to be Roederer Brut Premiere Champagne, Piper Hiedsick Rare Cuvee Champagne, Caymus Special Selection Cabernet and Austin Hope Cabernet. The orders are still coming in. With this in mind I would like to talk about the next Wine Extravaganza, which will be on Thursday, May 31. The format will be a bit different, being that it is summer and drinking habits move to more chilled wines and lighter

reds. We will put together for you Bubbles, Roses, Whites and Lights — lights meaning light reds. We will still offer a variety of 48 wines and will serve light bites. Chef will be serving special features in the dining room this evening and we invite you all to make reservations. We hope to see you all there and then for dinner in the dining room! The last item that I want to share with you is an invitation to join the Cellar Club. I just want to reiterate how beneficial it may be for you in savings, even if you only drink wine sparingly. I have been working diligently to bring new wines and different suppliers to meet everyone at the Wednesday night tasting table, and I find that members have been very engaged with this as it brings a little more education to us all. I will continue to give you surprise visits and special Cellar Club-only tastings as well. Reform is a word that describes itself. To reform is to change into a new form; to correct; to improve. In the world of Pilates, the most widely known and central piece of equipment is the Pilates reformer. The reformer’s function and purpose to a student of Pilates is to facilitate exactly what its name implies. 60 | MAY/JUNE 2018


This smartly designed apparatus commands attention — both in a room and more importantly, from its user. Seeing the Pilates reformer for the first time (and maybe even on the second and third time) can evoke feelings of intimidation as well as intrigue. Joseph Pilates, creator of the Pilates method, first introduced his clients to the reformer over 90 years ago. His original design has changed very little over the years, and for good reason. It lives up to its name. The Pilates reformer consists of a gliding platform called a carriage, springs of multiple tensions and pulleys and straps for the hands and feet. The carriage is the surface area where most exercises are performed. Exercises can be done lying down, sitting, kneeling and even standing on the carriage. Strength training on the reformer is created by the resistance provided by the spring/pulley system. While adding springs (weight) can increase challenge to some exercises, taking away springs in other exercises is a way to progress stability in the targeted muscles and always in the core. Adding to the dynamics of the spring and pulley system is the carriage itself. Because it glides, it provides an unstable surface (versus Pilates on the mat) creating a unique opportunity to develop core strength, balance and flexibility.

Now that you are informed about reforming, you may be wondering what the differences are between Pilates exercises on the mat and on the equipment, and which is best for you. While exercises on the mat and reformer seek to achieve the same goals, performing exercises on the reformer has some added benefits. The reformer offers attention to form in a very controlled way that the mat cannot provide. Together, the carriage and springs on the reformer give tactile feedback to the body with support and resistance. When the body and the machine work together, movement patterns become more efficient and fluid. In contrast, when the body is not properly engaged, the springs will remind you with a slam and (sometimes loud) bang. The mat has no such alarm system. The reformer also provides a greater range of motion not found on the mat. Arms and legs are loaded with the weight of the springs making it very effective for strengthening targeted muscles and joints and creating space in compressed spines. Overall, the reformer offers more variety for sessions with its infinite number of exercises and variations. Perhaps that’s what makes it a favorite among the reformed Pilates body population. If beauty is in the eye of the beholder, then designers are the visionaries and keepers of design. And while there are trends that span home styles in general, the Cordillera Ranch homeowner is one of unique and discerning taste. “Cordillera Ranch has a lot of people who travel all over the world. They have an eye for history along with an appreciation for resort lifestyles,” says Jim Terrian, owner of J Terrian Designs, who recently designed the new Cordillera Ranch Visitors Center and collaborates with Cordillera Ranch Preferred Builder Garner Homes. For that reason, says Terrian, “We’ve been seeing the latest trends of both heirloom quality and modern finishes. Our clients want a historical, lasting value, yet modern function and pizazz.” Mike Marsh, President of MAI | Marsh & Associates Inc. and the designer responsible for the Cordillera Ranch Clubhouse as well as many other resorts and clubs in the hospitality industry, finds that to be the case in many forms for their custom luxury home clients. “People coming to us are generally looking for something completely different. Modern is the often-mentioned style we hear requested, to which my first question is ‘Modern

what? Modern German Hill Country, Modern Farmhouse, Modern Texas Hill Country?’ the list goes on . . . I have to admit, it does bring a smile to my face because taking a traditional style and giving it a modern facelift is a lot of fun for an architect.” Owner of A-Design, Gustavo Arredondo’s clients also have an aesthetic in mind. “They are looking for more sophistication and want timeless homes. Most of my clients come to me with an idea of a lifestyle they want; an adaptation for the home they are needing now.” Arredondo’s career spans over 20 years and his home designs can be found throughout luxury communities in San Antonio and Cordillera Ranch, where he often works with Preferred Builder Christofilis Custom Homes. Arredondo finds his Cordillera Ranch projects address this preference as well. “A lot of timeless transitional design, but clean. They aren’t looking to the past, so not a dated look, but more towards farmhouse contemporary or Santa Barbara style.”

Stone and/or marble mixed with metal is a good architectural detail as well.” Terrian believes the fireplace is a good place to play with these materials, as well as a wall inside a wine room or behind a bed, creating focal points and architectural interest. Incorporating materials, typically reserved for exterior finishes, in an entry way provides a natural transition from outside to inside. He adds, “I’ve noticed a movement to a home that has both a warm home feel mixed with a commercial finish. Kind of like a building that was once a commercial use being converted into a home.”

Mixing materials is a design element that new homeowners enjoy throughout. More often, building materials used are native to this area, promoting responsible building practices and sustainability, while enforcing a Texas Hill Country aesthetic. Arredondo explains his approach, “I incorporate clean lines with the use of

Ceiling treatments are being implemented in all forms. Regular stepped ceilings aren’t as custom as they used to be. “While simple wood paneling clouds with perimeter lighting are common, they can also include various drywall details with elements hanging downward,” explains Terrian. Here, too, there can be mixed materials using combinations of metal and wood. “I’ve also designed clouds over the kitchen island that were a boxed wood grid hanging with metal rods that had lighting both downward and upward, and even some hanging lights. Additionally, ceilings being set at multiple levels to define spaces are popular. These ceilings can be treated in different ways as well. We need to add something a little special and architectural. LED lighting helps these ceiling details pop and are exciting.” Home design is finding new uses for glass. “Glass can be a modern yet functional finish. We are using it for wine rooms, and for simple divisions between the wet area of a master bathroom and vanities to create a spa feel,” says Terrian. It can also be used for definition. “Glass inset into doors transitioning to other rooms can allow light to reach a hallway.” Terrian frequently uses metal in windows with horizontal dividers and patterns that are set directly onto the floor and measure ten feet or higher and as wide as possible. These long expanses offer unfettered views without a lot of support structures between them. “It’s not uncommon to have a 25-foot span under one structural header. Another way to achieve this look is by using large sliding glass door units.” An architectural detail complementary to Hill Country design

Smart home technology is the norm in new home building. Sometimes the things you can’t always see can make the biggest impact on daily lives. The three designers agree that wiring for smart home features is standard these days, as homeowners can control everything from lighting to window shades to home security and more with the simple touch of

a tablet button. Another popular concept: climate-controlled storage to protect your valuables and other items like holiday decorations when boxed up for months at a time. Clients want to maximize natural assets. Site orientation not only maintains and respects the beauty of the surrounding landscape, it also contributes to minimal impact on the environment and significant energy savings when expert architectural details like strategically placed windows are utilized. Marsh explains, “We take pride in making our buildings fit the site, not making the site fit the buildings. Cordillera Ranch clients have come to us because they didn’t want trees on their site ignored. The Murdock’s, for example, wanted to save their oaks and design around them. Honestly, their oaks were not conducive to a simple design, but the end result incorporated them as an integral part of the plan.” Currently in Cordillera Ranch, Marsh is designing his own personal home while also designing a home for a high-profile couple. “It’s interesting in that they wanted privacy, but an open plan with lots of expanses of glass. It’s exactly the same thing that my wife and I wanted, but we are 30 years older.

Internationally recognized, MAI mainly specializes in commercial buildings, especially clubhouses. They are also responsible for the Lexus at Dominion dealership. “Clarence Kahlig wanted a dealership that was completely different from any other. It looks like anything but an auto dealership. The residence we designed for the Fielding’s in Cordillera Ranch was similar. They wanted a design that did not look like anything else in Cordillera, but still belonged there. Interestingly, both buildings were inspired by clubhouses, which we designed almost a decade ago,” says Marsh. Terrain sees the inspiration for uniqueness coupled with informed clientele. “Our clients are smarter about design than ever before. They can research new finishes and ideas faster than I can. They’re tech savvy and yet love the older values of materials and craftsmanship. My approach is to listen and allow them time to discover these new ideas. My goal is to design a home that makes them proud and comfortable everyday and when

ACCESS CONTROL SYSTEM UPDATE The Gates conversion project has made some significant strides lately. We thought it would be a good time to fill the community in on what to expect over the next few months.

Now that the crews have begun installing hardware for the drop arms and RFID readers, you will see some significant changes at each of the perimeter gates. Once all the new software database for the gate controllers is in place and operational, we will send out notices to all property owners and Club members regarding the next steps of updating their data in the database and installing RFID stickers on vehicles. The notice that you will receive will have login credentials for the gate software. It will also contain information about the timing for having your RFID tags installed, which we anticipate in the next few weeks (the vendor does not allow RFID tags to be installed on vehicles prior to full testing of all of the new RFID readers at each location). The new RFID sticker will be imprinted with the community logo eliminating the need for the old window decals. Here are a few protocols that will help make it clear on how homeowners and Club members proceed:

RFID Tags:  Cordillera Ranch POA staff will install all vehicle tags at designated locations in the community in set time blocks. We are still waiting to set those schedules based on the exact startup / testing of the RFID system and software. As soon as we can provide details on those installation times, we will share. While we would prefer to be able to mail out RFID stickers for install by residents, due to the preciseness with which they must be installed (and tested), that is not authorized by the vendor. Due to roll-out failures in other communities doing it that way, they no longer allow self-install of RFID tags.  One tag will be allowed for each car in the household. Owners assume all responsibility for tagged vehicles.  Initial cost is $50 per tag for the windshield sticker and $75 for vehicles that require headlamp install (certain vehicles may require headlamp install for proper performance).  The RFID readers being mounted near the gates will read the RFID tags and activate the drop arms and gates allowing one vehicle at a time.


Guest/Visitor Access:  Homeowners will use the gate software to create a list of approved guests and can set them as temporary guests or permanent guests.  The Cordillera Trace entry at Highway 46 will be manned 24 hours a day and the Joe Klar Rd and Rio Cordillera gates will be remotely monitored via camera systems, which will allow a virtual guard to authorize guests through the use of camera systems.  Guests arriving at these gates will be able to gain access to the community either 1) by providing proper identification to the guard (or virtual guard via cameras) and then if verified as an authorized guest (by already being on the resident’s approved guest list), the guard will open the gate or 2) by dialing the resident/ Club member through the call box and having the resident/Club member open the gate by pushing “9” on his/her phone.

be open for less than two seconds, so residents and guests must be more careful so they do not hit the barrier arms: ONLY ONE VEHICLE AT A TIME should attempt to go through the gates. Damage repairs to any gates will continue to be paid for by the party causing the damage. Cameras at each gate will help capture responsible parties with photo and video so that they can be billed for the damage expense.  The existing gates will remain open during the day to accommodate higher traffic but closed at night. The existing gates will open via RFID concurrently with the drop arms in the evenings.  Drop arms are installed at the exits to prevent reverse entry by would-be trespassers.  Additional guard service will be in place during the day to remotely monitor access for the unmanned gates.

 Guards will not call residents if a guest is at the gate seeking access but not on the approved list — the resident must add that guest as an approved guest to the software IN ADVANCE of the guest arriving. This will be a very important protocol change for all residents to adhere to in order to minimize inconveniences for guests, vendors, contractors, etc.  Software allows owners to require text confirmation when guests are checked in at the gates.  Your approved guest list can be updated easily through the software’s web portal.  Also, it will be important for residents to verify that the phone number registered in the software to be dialed when guests arrive and dial them via a call box is an accurate phone number that is routinely answered. If you have a home phone registered and you never answer that line, you will want to update that phone number to the most frequently accessible cell phone you use. You will be able to verify the phone number on file in the gate system database once your software login credentials are sent out in the coming weeks.  Approved guests can be limited to only certain days of the week and hours of the day via settings in the software.  Residents/Club members should regularly check and edit their guest lists in the software to ensure access is limited.

New Guard Service Contractor: We have approached this gate conversion with the goal of enhancing the point-of-contact experience and improving access controls to our community. Last summer we began evaluating our guard service and interviewing companies that are currently serving communities with the RFID system. After a lengthy vetting process, we have selected G4S Security, a global leader in integrated security and technology solutions, to replace our current provider. We were able to visit one of their communities and were impressed with their track record operating a similar RFID system, as well as the same software platform we are deploying. Their experience in operating these same systems in other community will be instrumental in helping us with the transition to the new gate program. They will begin serving the community in May. As you can see, there are a lot of moving parts to these changes, but we are confident that in the long-run these shortterm challenges, disruptions and inconveniences will be well worth it. Since 2005, Pasadera Builders has made its mark on Cordillera Ranch. The full-service builder specializes in high-end custom residential and commercial construction in San Antonio and the Hill Country, and their experience encompasses hospitality lodging, restaurants, community amenities, multi-family housing, new build and commercial remodel projects, all of which relates to their presence in Cordillera Ranch. The construction of the tennis facility building houses the pro shop and offices. “As a Club facility, the importance of exterior spaces were to construct with the thought of extended sun shading capabilities. The retail area of the pro shop reflects the same interior finishes as the main Club facilities.” Pasadera Builders also constructed the Property Owners Association building and facility, the waste water treatment facility and The Club Outfitter Center building with a pro shop and equipment storage space.
