November 14 Ladies Tennis Club Doubles Championship November 14 Hill Country Interclub Golf Tournament Cordillera Ranch welcomes teams from other private clubs in the San Antonio-Hill Country area. This is a monthly competition with each Club hosting the teams once a year. The format of play is Stableford with 8 ladies from each Club forming a team. Points are cumulative and a champion is crowned at the end of the year. We look forward to hosting this special event each year with the Cordillera Women’s Golf Association and showcasing our award winning Jack Nicklaus Signature golf course.

November 23 MGA Turkey Scramble 9:00am start. 4 Man Team Scramble. Buffet Lunch. $50. It is hard to believe that November is already here and that means Thanksgiving is right around the corner. The MGA Turkey Shoot Scramble will take place on Saturday November 23rd with a 9:00 shotgun. The fee is $50 and includes breakfast tacos, lunch and prizes. Wine and food pairings are an individual’s choice and every person’s sense of taste is different. Part of what can be an everyday dining experience is being able to select a suitable beverage to match a meal. What used to be a simple choice is often a challenge now, given the number of wines that are available in the marketplace. My drink of choice was often an ice cold beer; until I discovered wine, that is, as so many of us do. Never mind the medicinal benefits with enjoying a nice glass of red wine. Wine is now the top choice of the average person. So many choices… what’s a person to do with all the wonderful wines to select from all over the globe? Let’s begin with Rule #1: What you like to drink always takes precedence over any recommendation that we might make. Here on the ranch, we continue trying to create unique products, services, and

programming designed to provide a world class lifestyle. Our Five at Five Food & Wine pairings mission is to provide our members with a way to taste wines and showcase our Chef’s talents. The format is simple – five wine tastings reasonably priced and matched with perfectly paired bite-sized tapas designed to enhance each wine selection. Five at Five is a perfect opportunity to meet other wine lovers. Members are able to enjoy wine and learn a little about the many different varietals from around the world or to taste wines from boutique wineries. But what’s really the best part about Five at Five is that it brings members together that might not have met otherwise. This is living, pure and simple!

TGA State Mid-Amateur Championship Recap Some of the best amateur players in the state competed in the Mid-Amateur Championship at Cordillera Ranch on September 27-29. Clay Hodge of Bryan emerged victorious after three days of competition that included just about every weather situation possible for the players. His three day total of 215 and rounds of 72-72-71 gave him a playoff victory over Colby Harwell from Robinson. In many ways, the Jack Nicklaus Signature Golf Course came out as the real winner. The players competed from the Nicklaus tees which play at just over 7,100 yards. Practice round conditions were perfect with sunny skies and temps in the 90’s but then things changed. Tournament conditions were much tougher with windy conditions on the first day as the scoring average was 81.1 and only one player broke par. Joe Bendetti eagled the Par 4 18th hole to shoot 71. Rain and lightning were the headliners during the second round. Morning conditions were dry and windy with the scoring average just over 79. Storms began to populate the area and play was suspended in the afternoon for almost 3 hours before players could get back out and play golf. The second round was finished early Sunday morning and the field was then cut to the low 54 players that had a two-day total of 158 or lower. Clay Hodge took the lead into the final round with his steady play over the first two rounds. Sunday’s final round began at 11:30 with better scoring conditions for the players. Overnight thunderstorms provided soft and calm conditions which the players took advantage of. Zach Atkinson fired a 66 to move up the leaderboard and finish in third place. Colby Harwell also charged to a 66 and found himself tied at the end of regulation after the second round leader bogeyed the 18th hole. Clay steadied himself in the playoff and finally claimed victory with a birdie 3 on the second hole of the sudden-death playoff. The Mid-Am truly was a remarkable event on so many different levels and we are very proud to have hosted the tournament this year. The positive comments from so many of the players was nothing short of incredible. This was the first time many of them had the opportunity to play the course and see the facilities and the overwhelming comment was “WOW!” Director of Agronomy Mark Semm and his team did a fantastic job in getting the golf course ready and having it in absolutely fantastic shape. Food and Beverage Director Manny Ortiz and Chef Brad Evers kept the players well fed and hydrated! The Golf team and staff professionals did a wonderful job in planning and executing tournament operations as well. Thanks to all of our members who supported the tournament in a variety of ways and showed the participants what really makes Cordillera Ranch so special: the people who live here and our members that make up the entire community! We will host the TGA State Four-Ball Championship in 2016 and hope to once again showcase our tremendous golf course and Club! Ladies Club Championship Results

Congratulations to Isabelle Mumford, who won her first Ladies Club Championship earlier this week. She held off Jane Goles coming down the stretch to actually win the Overall title by 6 shots. Jane took home Low Gross honors in the First Flight. In the second flight, Marietta Schachtschneider played outstanding golf both days to win the Second Flight by 6 shots over Connie Jensen. Judy Minson won the Third Flight over Barbara Wynn by three strokes. We had a great turnout this year and thanks to all of the ladies who participated. Men’s Senior Club Championship Results

I have never won anything 7 times in my life so I can only imagine how difficult it must be. That is exactly what Jarratt Jones did by winning the Men’s Senior Club Championship last weekend. Jarratt had rounds of 77-78 for a 155 total and held on to defeat Steve Vallone by one stroke. Jarratt thought he had a little more comfortable lead coming down the stretch but Steve played outstanding golf both days of the competition as well. Bob Murphy was once again the run-away winner in the Super-Senior Division as he shot rounds of 80-86 to claim the victory. If you have ever played the 9th hole at Cordillera Ranch, you’ve seen the rustic little homestead located right behind the ladies tee box. Little did they know when these early settlers built the home that it would someday be looking down the lush fairway of a Jack Nicklaus Signature golf course. As this community has developed, great care has been taken to preserve its historical character as illustrated by the careful routing around this home. Cordillera’s own Janice Brazil researched the history of this home and the family that built it to bring a little more background to the unique historical landmark that reminds us of those that enjoyed this beautiful area before us. This was once the home of Carl and Sophia Georg and their family. Born in Prussia in March 1827, Phillip Carl Georg (called Carl), arrived in Texas in 1851 at the age of 24. He originally resided in New Braunfels and married Sophia Elizabeth Georg on March 21, 1852. According to Carl’s great granddaughter Gloria Georg Schrempp Obst, he hauled freight from Indianola, Texas to San Antonio, New Braunfels and Fredricksburg in ox driven carts. The trip took six months and Carl was one of two masters who split the year in two hauling the freight. While living in New Braunfels, Carl was also one of the early settlers who helped establish Landa Park. He petitioned to become a citizen in the fall of 1857.

By the 1860 census Carl and Sophia had four sons, Rudolph, Edward, Hermann and Moritz. They were living in New Braunfels in Comal County where Carl registered to vote in 1867. But by the time of the 1870 census they are found in precinct one Their post office was Boerne. Moritz must have died but two more sons, Julius and Charles had been born. Carl purchased 360 acres of land from C.H. Bergstrom. He added 60 more acres purchased from W. Gilmore and 128 acres of an original grant. They built their home in 1872 which is now known as the Georg House. Carl and Sophia lost several children during their marriage, and Sophia also passed away sometime before 1880. Their remaining sons, with the exception of one, Louis, married and moved away to start families of their own. Louis and his family remained to help his father run the farm. Louis died at age thirty-two in 1894 and Carl died sometime after 1900. Sophia, Carl, their twin daughters, Louis, as well as three children of their son Rudoph, are buried in the family cemetery. What little remains of the cemetery is located off the 8th green of the golf course. After Carl’s death, the family sold the property to Edwin, Walter and Henry Mertz.

If you want to say hello when you see Andrew Tosdevin out on the golf course but only know him as “Bernie’s husband,” don’t feel bad – he gets that all the time and has gotten used to it. While the transplanted Brit is no shrinking violet, it’s his wife that tends to garner most of the attention initially. Gregarious and warm, Bernie Tosdevin is also striking – slim, with short strawberry-blond curls and freckles that give her an especially youthful appearance. But Bernie is most memorable when she opens her mouth to sing, an act that has been both a vocation and a passion throughout her life and now is fast becoming her calling card in Cordillera Ranch and around Boerne. “It’s a joy that I get to do something I enjoy so much,” says Bernie in her lilting Australian accent. It is an overcast, oppressively humid day, and the chanteuse is dressed in a loosely draped casual-chic outfit and sky-high lace-up wedge sandals as she sits by her pool. Thirty yards away, on the other side of the Tosdevins’ wrought-iron fence, a half-dozen deer mill about, paying little attention. “I wasn’t sure if singing would get to be a big part of my life again,” she continues, “and I feel so blessed that things have worked out this way.” It was on a girls’ night out a couple years ago when Bernie was “discovered” by her neighbors in Cordillera Ranch, where the Tosdevins have lived for going on five years. Singing in her usual exuberant, uninhibited style, she says, Bernie made an impression on her friends and others in the bar, and enthusiastic, word-

of-mouth praise followed. Soon she was asked to sing for the Bergheim firefighters’ benefit, followed by Christmas and New Year’s Eve events at the club. Around the same time, Bernie was selected to join the prestigious worship band of the 1910 Church, where the Tosdevins are members. When these gigs fell into place – singing at the club every other weekend and at church once per quarter, Bernie’s settling in was complete. But while her singing engagements have progressed in a smooth, linear fashion, getting to Texas in the first place – to the United States, even – took a bit longer. In fact, the golfer and the troubadour took the long way ‘round the world before landing in the Hill Country, after originally being drawn to each other by a shared love of music and similar values. Married since 1994 and the parents of two teenage girls, the Tosdevins say they have wound up exactly where they belong. “There are lots of affluent people here, but there is no pretense,” says Andrew, who’s in medical-equipment marketing and sales. “It’s amazing how many people we’ve met, how many friends we’ve made from all walks of life and all over the world.” And when they’re out with these friends and cocktail-party talk turns to “How we met” stories, the Tosdevins usually have everyone else beat. It was a little over two decades ago when the Englander met the Melbourne native in a London operating room while both were observing a laproscopic hernia repair. Andrew was in surgical sales with Johnson & Johnson and was pretty at home there in the OR. Bernie, on the other hand, was a former teacher and member of an a cappella comedy troupe on a work visa who came along that day because her roommate, in surgical sales like Andrew, invited her along to watch the procedure. Even cloaked in a gown and mask, Andrew says, Bernie made an impression. “I could tell right away that she was a fun, bubbly person,” he says, looking adoringly across the kitchen at his wife. “I loved that about her. She’s still the same.” After a few years of dating, the couple married, then honeymooned in Thailand and Vietnam before settling first in London and then, within a few years, Scotland.

Five years after their wedding, Andrew was transferred again, and the family moved to New Jersey when their younger daughter was only seven weeks old. From there, it was a mere eight years and 1,800 miles to south Texas; Andrew took a new position in an old friend’s company and moved in late 2007, with Bernie and the girls following a few months later. It took two years for their house in New Jersey to sell, so they rented houses before moving in to their warm and inviting Cordillera abode in May 2009. It is a beautiful home, but with its party-ready outdoor space, clearly one meant for its inhabitants to enjoy themselves. On the living room walls are hung framed front pages from 1935 Scottish newspapers, and golf memorabilia is hung throughout the house. The home’s comfy, eclectic feel is enhanced by its dark brown leather sofas in the living room and the eclectic accessories from all around the world, some antique, some newer. When not relaxing at home with a glass of wine from his extensive collection of Bordeaux, Shiraz and Cabernets, Andrew can be found on the links. A champion in the U.K. as a teenager, he says that golf in America offers much more luxurious course conditions than in rainy, windy England and Scotland. Still, he concedes that even with its spectacular golf course, Cordillera Ranch was kind of a tough sell in the beginning, so used to a faster pace were he and his family. “It seemed so remote at first,” Andrew says. “But then we started meeting people and realized that it was a very special place. We loved the lot we’re on because of all the privacy and space it gave us. It just felt right.” Nowadays, although the interesting life that Andrew and Bernie have led means they aren’t in need of new conversation starters, they have another great story in their repertoire: They are newly minted American citizens. Both say that the decision was a no-brainer. “This is home,” Andrew says, meaning not just their comfortable limestone house but their new country as well. “Our thinking was, we know we’re not ever moving back, so let’s make it official and become U.S. citizens.”

The process was relatively straightforward, though their history of global relocation and travel meant a bit of extra scrutiny, which amounted to filling out paperwork listing everywhere they had traveled in the previous five years. They also had to study a review of 100 questions on the geography, history and government of the United States, then score at least 60 percent on a 10-question test with questions such as “Name the speaker of the

new country. “What’s not to love about America?” she says. “It has everything you need – mountains, beaches, the best skiing in the world. And the people are warm and welcoming.” Andrew says that in America, even live soccer coverage is better than in Europe. What else, he muses, could anyone ask for? Nowadays it would be hard to tell that the family wasn’t always a part of this

girls emphatically identify as Texans. With a mischievous terrier and huge, lazy cat rounding out the clan, the Tosdevins are the all-American family. So what, if anything, do the Tosdevins miss about living abroad? Andrew yearns for good Indian food, ubiquitous in London. For Bernie, it’s the ability to walk everywhere or take public transportation. But, she’s quick to point out, she wouldn’t give up the peace of her 3.5 wooded

house” or “List three mountain ranges in the western United States.” With the successful completion of these hurdles, it was time for the swearing in ceremony. Held in San Antonio – which along with Houston and Dallas are the only Texas cities that hold the rite – the experience was surprisingly moving, say both Tosdevins. Standing there with new Americans from all over the world, Bernie says she felt a kinship with them and pride in her

community, so enmeshed are they in the typical comings and goings of a busy family of four. Daughter Sophie, 16, an ambitious Champion student who is considering graduating from high school early, is described by her mom as a “homebody” who possibly wants to study marketing in college. Younger sister Emma, 14, is a “creative free spirit” who sings and dances and is involved in Boerne community theater. Though born in Scotland, both

With the often mild winters we see in the Kendall County area, there’s plenty of time to remain active in and around Cordillera Ranch. Hunting is the most popular winter outdoor activity, but there are many other options. If you’re not a hunter, but you’re a gun and shooting enthusiast, then you should definitely try the Sporting Clays course or Wobble Trap at the Gun Club, or come out and shoot at our hand gun range. The Gun Club is located on the far west end of the ranch in a beautiful Texas Hill Country setting. The State of Texas recently stocked the San Marcos River with Rock Bass, and they are fun to catch on both a fly rod and conventional fishing rod and reel. Have you ever noticed that fly fishing is always done in beautiful places? That’s why the lower Guadalupe below Canyon Lake is the perfect place for fly fishing in the Texas Hill Country! The state and Trout Unlimited both stock the lower Guadalupe with Rainbow and Brown Trout. It’s a short drive from Cordillera Ranch for some great trout fishing in the winter! The Blanco River just north of Cordillera Ranch is another stocked river that provides some trout fishing in the winter months. Other rivers in the area are great as well for warm water species in winter including the Frio, Nueces and Sabinal River near Bandera. But by far, the best river to fish in South Texas during the winter months is the Devils River. The Devils River is one of the most rugged and pristine rivers in

the U.S. Very few people get to experience the phenomenal fishing and scenery because of the guarded access. The best fishing begins at Baker’s Crossing and continues for over 16 miles downriver. Whether you’re a tent camper or a cabin camper looking for the ultimate fishing trip, the Devils River has both options. DI LUSSO VILL AS From Philosophy on to Foundation and Framing by Barry Denton Our previous issue brought you the collaborative philosophy of the Architect, Interior Designer, Builder and Owner. Each provided their perspective, but it is the builder who must bring the project to life. Pasadera Builders, led by Gabe Garcia, the exclusive builder of the Di Lusso Villas, guides us through the techniques, materials and intricacies of bringing such a project out of the ground, as we watch this hillside enclave evolve. Rock Solid Foundation Before design can start, you need to know what you’re designing on. That’s where a geotechnical survey comes into play. Although the majority of the strata within Di Lusso are bedrock, pockets of deep topsoil do exist. Since you don’t know what you can’t see, the entire Di Lusso building site has been tested to determine what the subsurface contains.

Many areas around Texas have expansive soils of clay and/or sandy loam. Expansive soils such as these require different engineering designs because the cycles of weather cause ground swelling and shrinking, which can have an adverse effect on a foundation if the movement is not planned for. “Our limestone surface and sub-surface provide an excellent environment upon which to lay a foundation. Given the soil conditions, each foundation is engineered to the challenges of the building site,” says Garcia. Dozers are used to remove loose surface rock then excavation equipment literally cuts through the limestone to level the building site. Foundation forms are then erected to shape and place the slab. Within the foundation forms, the plumbing grounds are placed at all the required drain locations. The plumbing is inspect-

ed, making way for the next step in slab construction. Inspection Note: The County has no regulatory inspection authority, however, Pasadera follows the same inspection processes found in area municipalities. Once plumbing passes inspection, it’s time to bag. Filling bags with crushed limestone is the equivalent of creating a built-up pad using select fill-in lifts. “Because water can and does seep through crevices and fissures creating under-slab moisture conditions, we’ve employed moisture barriers and drainage that exceeds industry standard. Our goal is not to do enough to get by, but to exceed minimum requirements,” Garcia adds. Foundation grade beams are embedded into mother earth to create a stable bearing. Reinforcing steel is then installed, tying the entire slab together. This skeleton of steel controls the stress of the foundation during the curing process.


The Engineer of Record inspects again and verifies that the design process is executed as intended. With the inspection complete, it’s time to pour concrete. Foundation note: Since the foundation provides the structure of the villa and not the final exterior finished product, stone “lugs” are dropped down to grade to allow for the exterior veneer (stone) to be applied in lieu of an expanse of concrete normally seen on many foundations. As the concrete is poured, a vibrator is inserted in the footings to eliminate air pockets to create better compaction of the materials within. This, along with the crew pushing and pulling on the concrete as it’s poured, aids in creating stronger, more consistent material. Anchor bolts are inserted into the concrete prior to the concrete setting. These bolts will be inserted through the wood sole plates of the walls and fastened to create a monolithic structure. Finally, after the concrete sets the foundation is troweled smooth. Functional Framing Second only to an engineered and well-formed foundation is the framing of the home. Acting as the ‘framework’, the lumber make-up of the walls provides the connection to the slab and the rigidity and support for everything above. “Only the finest hand-selected lumber is used in the construction of our walls - interior and exterior,” says Garcia. “2x6 materials make up the majority of the wall structures. This not only provides superior structural capacity versus 2x4 walls, but also higher Sound Transmission Class (STC) ratings.”

STC is a single-number rating of a material’s or an assembly’s ability to resist airborne sound transfer. In general, a higher STC rating blocks more noise from transmitting through a partition (wall). STC is highly dependent on the construction of the partition. A partition’s STC can be increased by adding mass, increasing or adding air space, or by adding absorptive material within the partition. The latter two components also work in conjunction with increasing the amount of insulation used and provide for a higher R-value. Framing note: Because we install the electric receptacles in the baseboards, the bottom sole plate is doubled up. When framing floor systems and roof systems, job-specific engineered trusses are used in lieu of off-the-shelf product. More substantial framing products allow for properly sized and distributed ductwork and insulation packages that make the home more energy efficient. The use of hurricane ties for the truss/ rafters connection to the wall systems gives an added level of security during high wind events. The roof trusses and rafters are topped with radiant barrier decking. “We’re committed to authenticity,” explains Garcia. “The cornice detail used in Di Lusso is the best of the best.” (The cornice system is all the exposed framing detail at the eave where roof meets wall.) “We use 1x6 tongue and groove soffit, cedar frieze board, fascia board and exposed rafter tails in lieu of standard production home components. Solid wood exterior and interior timbers (beams) are sawn and erected for both structural capacity and architectural accuracy. When you see this system in conjunction with the imported Italian clay roof, you know you have arrived at Di Lusso.” The roofing system consists of commercial-grade water proofing membrane underneath imported clay tile from the De Checchi family of Italy. The unique color blend of the clay tile exudes the warmth of the Tuscan hillsides, creating an exclusive palette and making the villas one of a kind in the Hill Country. The Anderson divided lite wood doors and windows are installed to complete the water-proofing and make the building envelope watertight. Modern Mechanical The mechanical, electrical and plumbing rough-in now begins. With illumination being a key element to the finished product, great time and care is taken to place each fixture. Using efficient low-voltage halogen recess cans brings the correct lighting to the object without highlighting the source. Combine the low voltage system with decorative fixtures and a lighting control

system, and you’ll never look at interior spaces the same again. Once the electrical wiring is complete, the transmission lines for the plumbing and HVAC system are put into place. Mechanical units are paired to deliver maximum efficiency without sacrificing comfort. “The key to air conditioning performance is the removal of heat and humidity, not just blowing cold air. Every bedroom utilizes its own return air in addition to the main return trunk line,” Garcia explains. “Removing and returning the warmer air to the system while adding conditioned air to the same area is the simplest yet most overlooked concept of an HVAC system.” In addition to ambient temperature, humidity level is the other key component that must be met in order to achieve both comfort and efficiency. By utilizing humidistats to control humidity levels in addition to the ambient temperature, the system will run for longer cycles at lower speeds (efficient). This eliminates the desire to lower the temperature, causing shorter cycles at full speed (inefficient). The water system is buoyed by a hybrid hot water heater and the full home water filtration unit. A hybrid hot water heater allows for a hot water circulation loop to deliver hot water to each point of use without waiting for all the cold water to be flushed from the system. With this circulation, the hot water unit operates at 98% better efficiency. The water filtration unit provides filtered water to all points of use, benefiting in the removal of harmful elements and thus preserving pipe and fixtures. Finally, the whole house control system is roughed in. Lighting, HVAC, audio/visual, security and internet access are wired to a central control area. With continuous advancements in technology, the system allows the villa homeowner to stay in control at home, or remotely via smart device. Upon installation of the mechanical features, all are inspected to make sure they meet building code. With inspection complete, the entire envelope is sealed by wrapping the exterior walls and then filling them with a thermal blanket insulation system (BIBs – Blown-In-Blanket), leaving no voids or thin spots. This efficient and effective system prevents air infiltration/ leakage and produces the best value in thermal protection. SOUFFLÉ AU CHOCOLAT (Chocolate Soufflé) Chocolate needs special treatment for souffles because it’s heavy. In this version, you fold the chocolate mixture into a meringue – that is, rather than adding the sugar to the sauce base, you whip it into the egg whites, thereby firming them up. Just this simple change in method give the souffle staying power. 7 ounces or squares of semi sweet or sweet baking chocolate. 1/3 cup strong coffee Small saucepan with cover set in a larger pan of almost simmering water.

Place the cholcolate and coffee in the small pan, cover and set in the larger pan of almost simmering water. Remove from heat and let the chocolate melt while you proceed with the recipe.

1/2 Tb softened butter 2-2 1/2 quart souffle dish or straight-sided baking dish 7 1/2”-8” in diameter

Smear the inside of the dish with the butter. Surround with a collar of buttered aluminium foil (double thickness) to reach 3 inches above the rim of the dish. Set out rest of the ingredients.

4 egg yoks 1 Tb pure vanilla extract

One by one, whisk the egg yolks into the hot sauce, then the smoothly melted chocolate and finally vanilla.

6 egg whites 1/8 tsp salt 1/2 cup sugar

Beat the egg whites and salt in a separate bowl until soft peaks are formed. Then, by sprinkles, beat in the sugar and continue until stiff shining peaks are formed.

Scrape chocolate mixture into the side of the egg white bowl; delicately fold them together. Turn the souffle mixture into the prpared mold and set on a low rack of the preheated oven. Turn down to 375 for 35-40 minutes. When the top has cracked, rapidly sprinkle the surface with powdered sugar. Bake for another 5-10 minutes until a skewer plunged through a surface crack comes out clean.
