About Building Designers Australia THE BUILDING DESIGNERS ASSOCIATION BEGAN IN SOUTH AUSTRALIA SOME 40 YEARS AGO AND HAS SINCE GROWN TO BE A VIBRANT ORGANISATION THAT HAS MEMBERS ACROSS AUSTRALIA. What are Building Designers?

Building designers are much more than designers of buildings.

Building designers are problem solvers, designers of structural systems within architecture, detailers of solutions to client needs and government legislation; people of creativity and innovation who do all this in the best interest of the client and the environment.

Who are Building Designers?

Building Designers Australia consists of a dedicated group of professionals who prepare designs and documentation for all type of building work - with the BDA seen as one of the premier associations of Building Designers. Members are bound by a Code of Ethics and encouraged to operate at the highest professional level at all times.

BDA encourages design excellence from its members and promotes the benefits of good building design to the public. BDA is active in the development of education and training standards relevant to the building design profession and is now recognised by governments and educational institutions as a leading professional body for building designers in Australia.

Engaging a Building Designer.

Until recently it was recognised that the general Australian population did not have a good understanding of the Building Design profession. Many people, faced with the opportunity to construct a new home, or even to undertake a modest renovation of their current home, did not realise that they could engage a professional Designer to guide them, without the financial commitment of involving an architect. The initial contact was often made with a builder, who very competently advised them on the practicalities of their project but was often untrained in the design process.

The benefits of starting a project with the assistance of a Building Designer are significant. A Building Designer will: • Develop a master plan for the project, to ensure that all issues have been considered.

• Take a detailed design brief to address your specific needs and preferred architectural style.

• Assess your building site to identify its weaknesses and capitalise on its strengths.

• Provide practical design options.

• Incorporate environmentally sustainable design principles in even the smallest project.

• Advise you on a realistic budget for the project.

• Liaise with other required consultants on your behalf.

• Manage your project through the Council assessment process.

• Organise Tendering and Contract Administration for the project, if required.

Like a little brother striving for attention, this striking building form stakes its claim between two high-profile neighbours: One, a heritage-listed modernist prototype by architect Douglas Snelling, the other a contemporary residence by the late and great Harry Seidler. Initially the core idea would see the building read as a ‘lantern’ in the Angophora forest, which would project its form via cantilever into the treetops, thus allowing vistas both afore and amidships to capture a revealing harbour view. The building cascades down this steeply sloping waterfront site revealing stunning views as you migrate through the bedroom, living and recreational zones. The design solution focuses on a costeffective lightweight construction methodology, whilst never losing sight of the core need to nurture an active family and respect a challenging budget framework. This quintessential Middle Harbour location, was the ideal place to create a large modern home that maximises the attributes of this steeply sloping waterfront and provides plenty of space to comfortably house a large family. The lightweight steel framework provided the ideal skeleton to flesh out the building fabric with a combination of insulated Unitex cladding and grey ironbark textural infills.

Dog and cat owners are much more sophisticated now and quite rightly demand the highest care for their beloved furry friends as and when the need for boarding is required.

Interpreting the clients outline in a site planning solution and building design manifests itself in the Pet Resorts of Australia, Terrigal facility, which is clearly a market leader that has raised the bar significantly in the quality care of companion animals. Having appraised the proponents of the biophysical benefits of the site, the design brief to SJH Planning & Design evolved to take optimum benefit of the sites overhead of the valley topography. The site now takes advantage of its once underutilised on-farm water storage dam. This multi-faceted pavilion style building contains reception space, cattery, luxury dog suites and dedicated hydrotherapy pool in an attractive and acoustically manageable ground.

Uncompromising with respect to quality, the palette of materials selected to incorporate in the design reflects the Art Deco West Coast USA resort inclusions throughout.

The Little House

The narrowness and also the slope of the site was a challenge for the designer, Melanie Symington of Seaside Homes but both were overcome with this contemporary home, warmly referred to by the owners as ‘The little house’. Melanie Symington has run her design practice, Seaside Homes, from the shores of Lake Macquarie for 15 years. She specialises in custom designed homes, incorporating the personality of both the owners, and the site, in her designs. A recipient of many design awards over the years, Melanie is also a Chartered and Accredited Designer, and a Fellow Member of the BDA. All living rooms and bedrooms have water views and the combination of raked and flat ceilings throughout the cottage create shape and interest in the rooms. There are two narrow waterfront sites and encased on the site is a small house, which will later be used as guest accommodation for visiting family.

The Culburra Hemp House uses natural materials to create a healthy sustainable home. Consisting of three intersecting pavilions and surrounded by connecting decks, this home draws influences from traditional Japanese design and reinterprets them in this modern beach house. Interesting views of the house, from both inside and out, are created by placement of the pavilions, as well as private outdoor spaces on this battle-axe block. Hemp walls, sheep wool insulation and solar passive design mean that no mechanical heating or cooling is required. The tinted polished concrete floor provides thermal mass and a contemporary look.

Raked ceilings and high level windows to the north fill the house with light, making it feel spacious despite its small footprint. All living and bedrooms have windows on three sides for even lighting and to capture cool summer afternoon sea breezes. Sustainability was integral to the design and the home has grid interactive solar and rainwater from the roof is directed to a 5,000L tank which is plumbed to the laundry, toilet and garden. Colours for the home were drawn from the surrounding environment, the sandy beach and the grey barked eucalypts.

On the lower level a suite of rooms was created to provide the children with waterfront bedrooms, a deck, bathroom and private living room. View lines to the water were a principal focus of the design, with all living and bedrooms having access to the view. A combination of raked and flat ceilings creates interest in the spaces, to compliment the extensive glazing. This beautiful waterfront site deserved a building that would sit lightly on the land and provide the occupants with multiple options for viewing the lake.

A truly fantastic house is more than just style and good looks.

The Fan House is a solution born from principles Lateral Architecture strives for: energy efficiency, perspective, cost effectiveness and living patterns of the client. The plan is generated through radiating rooms from an anchor point like a fan. This ensures every segment of the astonishing Tasmanian panoramas and warm winter sun is captured in every habitable room. With the house positioned predominantly north east, each room is not only flooded by the sun early in the morning, the western sun is also restricted. Therefore not creating an overheated house. With passive solar design and solar panels, our clients can enjoy regulated indoor temperatures through the entire day and all year round, without high-energy consumption costs.

Through careful layout design the home boasts spacious rooms while still coming in on budget. Although irregular in shape the rooms are designed to fit together perfectly and be as usable as possible. Well planned outdoor areas, allow one to not only enjoy but be immersed in the natural scenery while being protected from the rough Tasmanian weather.

COMMENDATION NEW RESIDENTIAL BUILDINGS 251-350SQM AND UNDER $2000/SQM Designer: Hugh Walker, Hugh Walker Design Phone: 0435 832 810 Email: hwalker@buildingdesigndirect.com.au The Falkiner Residence is a bold and abstract composition responding directly to the steep site and easement constraints. It sits elegantly above the site on steel posts and utilises light weight construction to reduce impact on the site. The design is formed by varying angles and views coupled with roof forms, window awnings and fenestration to create a dynamic appearance. Varying shades of grey are used contrasted with bright elements of orange articulate the faรงade to create a bold statement. The design sits in its environment designed to the site and makes a bold statement challenging traditional housing ideas in the immediate context. Now known as the orange house on the hill the client is extremely happy with the outcome.

The brief entailed that the client wanted something ultra modern, different and bold, and that is exactly how Hugh Walker executed this new residential building.

Adam Hobill Design specialises in creative and thoughtful residential designs to complement clients and their lifestyle.

They ensure that their designs are responsive to the specific needs of each client through a collaborative approach to design. Adam Hobill have been designing award winning homes for Canberra families for 17 years and have won numerous design and housing awards. The Yarralumla Residence project was a described as a very enjoyable project to be involved in. The success of the project began with a great client who was both willing to offer ideas but also take on board alternative suggestions. There was also a strong relationship established early in the process between the building designer, interior designer and the builder; which ensured that the construction process ran very smoothly. A highlight area in this house is the open plan family, kitchen and dining space. It commands the best location on the site and utilises a wonderful orientation, which makes it warm and inviting in winter and a light and airy space in summer. The finishes throughout are highly refined, making it an easy space to enjoy day and night.

This passion has dictated where he lives, and ultimately led to the exciting and rewarding career of designing contemporary houses on challenging landscapes.

The crux of this specific design was to capture all the surrounding views from most rooms and provide residents with a panoramic feel within the home. Two curved balconies were added to compliment the curved external walls and the angled side boundaries provide the opportunity for some interesting shapes that are aesthetically pleasing from a street view.

North aspect and water views are a rare combination, and this stunning design maximises the benefits.

Esplanade House

The Esplanade House is a striking dwelling and boat shed integrated into a sloping site within a small coastal holiday town.

The two buildings balance each other in proportion and an angular first floor dwelling façade provides a visual counterpoint to the functional size of the boat shed.

Similar claddings have been used to visually connect the buildings; a combination of shot blasted concrete blockwork, dark painted weathertex boards. The design of the dwelling provides for harmonious extended family holidays. The main living area and master bedroom suite are sited on the first floor to take advantage of the stunning views and sunshine afforded to the site and additional bedrooms and living space are sited on the ground floor.

Thelma Drive

COMMENDATION NEW RESIDENTIAL BUILDINGS 351-450SQM AND UNDER $2000/SQM Designer: Roland Smeekes, Smeekes Drafting Pty Ltd Phone: (03) 6234 6185 Email: roland@smeekesdrafting.com Photographer: Jane Mcloughlin The Roland Smeekes design philosophy emphasises practicality, efficient use of space, passive solar concepts and energy efficiency. Understanding the client brief and forming an emotional connection is paramount to delivering a remarkable outcome, hence why Thelma Drive was such an impressive design execution. This two-storey dwelling beds perfectly into the land with garage, workshop, storage, gym, office and laundry on lower level. The upper level accommodates all living areas and bedrooms. A number of remote operated, opening highlight windows and floor mounted windows were used to both provide solar access whilst maintaining privacy from existing dwelling. Natural light was provided to the office whilst providing privacy by including a glass panel into the lighting display unit. All lighting was upgraded to LED. Raked ceiling to the main open plan area provide an increased sense of space. There is a terraced backyard for herb gardening and a large private deck at the rear that is exposed to the full afternoon sun.

O’Connor Residence

COMMENDATION NEW RESIDENTIAL BUILDINGS 351-450SQM AND OVER $2000/SQM Designer: Adam Hobill, Adam Hobill Design Phone: (02) 6260 8868 Email: adam@adamhobilldesign.com.au Photographer: Adam McGrath The end result of this Adam Hobill design was achieved through the collaborative approach to the project and represents the best possible resolution of the brief for the site. Adam was able to maximise the design solution through a detailed approach and a thorough understanding of planning guidelines. Initially he arranged the design over three levels with garaging underneath ensuring that the building was not defined as three storey and gained approval for minor encroachments at the front boundary. The pool was successfully located at the front of the house under the provisions of a courtyard wall, allowing it to be located at 3m from the front boundary, thereby creating more space for outdoor living. This is a large, modern house ideal for a growing family encasing outdoor living spaces and a resort style swimming pool. Materials that offer contrast, texture and warmth to the house were utilised to compliment the existing streetscape. Many spaces throughout this expansive family friendly home are graced with an abundance of natural lighting creating a warm and airy vibe throughout.

Alex Urena Design Studio is a small Wollongong based Building Design Practice specialising in custom designed and quality residential projects. Alex offers a personal attention to his clients’ lifestyle and needs as part of the design process in order to produce a unique custom residence for each client and context. With great attention to detail, Alex’s projects will provide balance between the land and its surroundings with architectural style and functionality. The “Pavilion House” brought an opportunity to design based on not just a special brief, but to design based on the relationship between the proposed residence and the bush in front of it. The way that the house relates to the bush and vice versa from pretty much every corner is the main aspect of the project. The designers have a major responsibility in how they affect the landscape. Houses are going to be built and people are going to interact with its surroundings, but Alex UrenaSandoval designs in a way that the relation keeps its harmony regardless of the architectural presence of a building.

Nestled into one of the valleys of the Blue Mountains, the land enjoys tranquility and character. This new residential building certainly strikes a stunning pose amongst its surroundings. Featuring a triple garage, master bedroom suite, three secondary bedrooms, study, lounge, dining, kitchen, living, meals, and theatre area, this home definitely caters for the family who likes to spread out. This, in combination with the expansive outdoor living areas, swimming pool and associated pool pavilion, has achieved a resort style of living.

Designed by local Building Designer Daniel Briffa of Adan Creative Designs, this home was formed as a reflection of the home owners dreams and desires. The design captured all the requirements of the owners with respect to spaciousness, high ceilings, copious amounts of natural light penetration and a resort feel. The contemporary styling of the dwelling adopts a mixture of pitched and raked roofs to negate the possibility of collection of leaves and branches that may pose a fire hazard under ember attack. As the pictures show, the finished product reflects the success of this project.

Mark Davis’ focus is on both beauty and sustainability in design; creating a home that is to be lived in, naturally comfortable and healthy for its occupants. This project was a small two-storey home that has been expanded to encase a cottage, a large entertainers living and dining area and a modern open kitchen that deems it the ideal home for a growing family and weekend leisure time. An additional ground floor bedroom, study and bathroom were strategically placed to optimise privacy. The triangular shape of the site necessitated the new pavilion to be built on an angle to the original house. Whilst this gives it a more northeasterly aspect, the location and sizing of the windows were designed to ensure good solar access. A tall, steep pitched roof was used to complement the existing streetscape.

Hobill’s favourite part of this design is the new ‘black box’ that addresses Anzac parade; arguably Australia’s most significant memorial and ceremonial space in recognising Australia’s past sacrifices at war. The modern new ‘black box’ offers a sharp contrast to the existing building yet its clean detailing and modest scale are respectful of the significance of the streetscape on which it lies. It successfully engages the home and its occupants to the street, yet doesn’t impose upon it.

This distinctive residence that capitalizes on the abundant ocean views is an ICR Design, which is a small building design practice based in Castle Hill in the North West of Sydney. Their main focus is to provide their clients with cost effective design solutions that reflect the way they live their lives. The use of materials incorporated in this design process is prominent in tying down the dwelling to the surroundings, whilst making it stand out and be admired. White painted concrete sections are softened by the use of timber cladding. The use of passive design principles is a major driving force in any design they undertake. Their designs can be found throughout the Sydney area and surrounding regions. This renovation of an existing 1970s home is dramatically transformed to more successfully cater to an active contemporary family lifestyle.

Large areas of this dwelling are glazed in order to maximise ocean views and welcome natural light throughout. This design successfully meets the provisions of the NSW Housing Code SEPP and gains approval as a complying development.

The result is a modern multi-level design that achieves spectacular views and complements the existing streetscape.

Sorensen Design & Planning is a multi disciplined Building Design and Town Planning practice established in 2002.

The success of Sorensen Design & Planning has resulted from their prestigious homes and commercial projects.

This west facing side-by-side waterfront duplex connects interior and exterior spaces with a large open plan living, kitchen and dining area on the lower level opening up to a covered front deck and central courtyard. With glass bi-fold doors, the central courtyard provides a natural light well as well as an alternative outdoor area away from the waterfront walkway and summer sun, while still allowing the cool summer breeze and waterfront views to flow straight through. High ceilings, polished concrete floors and exquisite finishes in the kitchen and bathroom add to the ultra modern residence that houses two bedrooms and a bathroom on the upper level, made accessible by stairwell or lift upon entry. Strategically placed windows and doorways in the main bedroom ensuite allow the views and architectural features of the balcony and exterior to be seen from all areas. The design takes advantage of the west facing waterfront location by providing large coverings on the west facing living/deck areas and a central courtyard to maintain privacy without compromising the views.

This house was designed for a young family who desired an economical, passively heated home that reduced energy consumption and provided a comfortable home that could respond year round to Tasmania’s temperate climate. The home is two pavilions, separating the public and private parts of the compact home. Views to the stunning eastern coastline are visible from every room (a must for the surfing owners).

The home is elongated along the contour of the slope and the living pavilion is heavily glazed to the north. Double-glazed windows and doors open to the north facing deck and garden where the family entertains and the children can play under parental supervision. Where possible, the house is constructed from local materials using natural finishes, such as plant based resin sealants for the slab and recycled solid timber joinery.

Lighting is low wattage LED. The wood heating device heats the water used in the slab’s hydronic system as well as the wall radiators in the bedrooms in the cooler months. The owners love living in the home and appreciate its low energy consumption. As their needs for space and privacy change, they are now considering extending into the ceiling spaces above the bedrooms to provide each child with a loft space.

Interaction project is a bold, modern and simple commercial building that makes an interesting statement in an industrial area with many precast standard buildings. The project is an efficient office and production area offering usability, flexibility and adaptability. The crux of the design was to enhance the production areas and office areas then the car park was adjusted to synchronise with these areas. The development maximises all available space on site. In terms of aesthetic, a steel frame is used and a series of lightweight cladding are used in variation to create articulation and interest. Bright bold colours are used to create a bold modern statement. Hugh walker is a talented designer who has worked on everything from single homes, units, industrial and commercial jobs. The result of his work on ‘InterAction Printing’ is a new, simple and bold building for the printing and IT company to utilise effectively.

Bryant Concepts, the designers of the Adelaide Entertainment Centre carpark have provided a visually interesting landmark for the prominent Adelaide site. It not only provides 850 car parking spaces for the AEC, but also is a ‘Park and Ride’ facility for daytime commuters to the Adelaide CBD. Bryant Concepts are Building Designers and Engineers covering all aspects of design, documentation and working drawings including residential, commercial, industrial and special interest projects. The Company is structured to provide flexibility by offering a combination of services best suited to the clients’ requirements. The precast concrete wall panels painted red to tie in with the corporate colour of the AEC, graded in four shades of red from top to bottom. The design provides an eye-catching image to this prominent corner site, which is a gateway to the entertainment precinct of Adelaide. This design provides 850 car parking spaces for the AEC, and is a cost effective solution for a multi-deck carpark.

Light and bright spaces, with expansive views from both interior and exterior decks come together to make a flexible venue for both functions and the café aspect. Extensive decks and operable doors bring the outside in, whilst providing a comfortable atmosphere.

Colours, form, bulk and materials were chosen to link the local buildings whilst creating a new defined look.

A statement entrance was achieved with decks on both sides of the café that allow diners to maximise the site area and provides expansive views of the surrounding park and river. Minimalistic and contemporary design concepts were utilized to make the area flexible and able to cater for function seating and café dining. The alterations consisted of conventional structures and materials to lift and revitalise the existing building, but not overpower

COMMENDATION COMMERCIAL ALTERATIONS/ADDITIONS Designer: Tony Pike, Solarcert Building Designs Phone: (02) 6285 2889 Email: tony@solarcert.com.au Web: www.solarcert.com.au This project involved a complete refurbishment and conversion of an existing industrial building into an upmarket car dealership for the Jeep and Alfa brands. The showroom was transformed to be open plan and have two defined zones to accommodate two very different car brands. The existing building was a combination of three different structures built over the buildings lifespan. Demolition of the existing structure went ahead to combine the floor plates and provide the open showroom area. A mezzanine floor was added to an area of the building that was originally built with high ceilings to locate the offices and training rooms with views across the showroom. A floating steel and glass staircase was added to the mezzanine that became a real focal point in the design and also helped to define specific areas of the showroom without a physical separation. The showroom fit out was designed with very clean lines and glossy finishes that picked up colours from the cars and corporate identity requirements.

Ideally, educational buildings should be stimulating, places to be in on a daily basis for the students. This new two level Learning Centre building at Geneva Christian College, certainly provides this and other desirable elements conducive to effective learning. The outlook through established deciduous trees over the colleges’ rural setting on the outskirts of Latrobe is an attractive site for this new facility. The multi coloured exterior cladding panels inspired by the surrounding landscape, blend the building into its location and the contrasting brightly coloured steelwork framing for the clear roof sheeting to the northern facade, provide a striking contrast. This design is both stimulating and inspiring for the young minds in their creative arts classes. The warm tones of interior timber paneling, from trees grown on the college grounds, the warmth and softness of woollen carpet on plush underlay underfoot and the acoustic treatment to ceilings all contribute to making these spaces pleasant to be in. It’s possible some students don’t actually want to go home. Stimulating colours have been selected giving the ‘Art Building’ a distinct identity.

Richard Lutze the Principal of RLA Building Design has been designing a large variety of residential and commercial buildings for 20 years, and this project highlights the need for all designers to keep up with changing ideas and trends associated with living styles. He has managed to cement the town into its heritage past and provide the people and business using the building with a brand new purpose built flagship building, which reflects their respect and connection to the local community. This is a timeless building, which provides the CPA organisation with an ongoing community presence in the local area. The Building was designed to face all street frontages while the main entry faces a round a bout. Convenient access from the rear lane-way provides access to staff car parking and a large roofed disabled accessible carport area adjacent to the main entry. The entire building is designed to be accessible on this level. The overall design compliments the Heritage nature of the main street and the Town centre, while still utilising modern low-maintenance materials.

The bathing pavilion is a small timber structure that was purposely designed to be built in a very remote location under challenging conditions. It is a simple, yet intricate structure where guests can enjoy a unique bathing experience in a spectacular, pristine environment. Open to the elements you feel exposed and sheltered at the same time.

Timber battens filter the suns rays by day and expose the stars at night. Built in a sensitive natural environment, the structure can be removed as it was built, piece by piece, screw and bolt, leaving no footprint, and the materials reused. It is a place for relaxation and reflection where you are fully immersed in one of Tasmania’s most spectacular environments. Guests are now able to use the bath pavilion day or night and can feel as if they are immersed in their organic surroundings. The building structure is aligned with their ecological development principles and local timber suppliers were used and all materials were cut off site to minimise handling and waste.

The Green Living Centre funded by Marrickville and City of Sydney Council is a sustainability education facility on King Street in Newtown with a shopfront open to the public. The design brief was to make the shopfront a demonstration site that showcased a low cost, model sustainable renovation for the business and residential community. The client wanted the shopfront to be functional and adaptable and at the same time making it an accessible, contemporary and welcoming community space with consideration of the materials used. The general public access the space and gather information on how they can make their lives more sustainable. Workshops and meetings are often facilitated from the shopfront.

Information needed to be displayed in a uncluttered manner and space was required for a few products that could be purchased. The design achieved this by incorporating pin-boards and a slat-wall system on the walls that could allow for posters, brochures, shelves and hanging hooks allowing the space to become more flexible and versatile.

Natural light was provided to the office whilst providing privacy by including a glass panel into the lighting display unit.

The design was inspired by local architecture and stayed sensitive to the streetscape while adding a modern touch. A sense of home improvement was important to provide occupants when undertaking this project. Paul McIntyre improved the streetscape with his design without disadvantaging neighbours. This design is made to cater for a broad range of needs and is both accessible and adaptable for prams and walking frames. Overall this design promotes comfort and security for residents. The building has four, two-bedroom apartments with large balconies, all with the living areas orientated north. Cross ventilation is available in all rooms to optimize comfort. There is complete accessibility for ground floor unit one while ground floor unit two is adaptable. The large private courtyards with garden areas on the ground floor and large balconies on the first floor are complete with privacy screens and give each unit a feeling of homeliness and a sense of identity.

It ‘s a house ideal for a middle-aged couple and two young children. The ultimate requirement of the brief was to use maximum sustainable principles and cost effective methods while designing a modern beach culture house. The main design approach was conceived with methodology in environmental and site responsiveness, water preservation, waste minimizing and low energy usage, flexible and adaptive spaciousness and the use of innovative technology for the design.

Located on an esplanade within a coastal holiday town the main design objective was to add a very large boat shed to this dwelling. The boat shed is cut into the rear of the site and the base retaining walls extend as face blockwork for the lower portion of the walls. A change in the cladding for the upper portion of the walls enhances the proportions of the shed and reduces visual bulk. Coloured concrete blockwork, shot blasted to expose the aggregate, creates a beautiful finish that doesn’t require painting or rendering, which reduces maintenance requirements.

Similar claddings have been used between the shed and the dwelling to visually tie the buildings together.

This existing quaint terrace home is located on one side of a double width block with a large garage making this the ideal dwelling to extend and revitalise.

The garage, study, master bedroom and ensuite are designed as the new structural additions located towards the front of the vacant portion of the site.

This was designed to appear as a new terrace house adjacent to the existing, complimentary in styling.

The existing kitchen, outside toilet and laundry were all demolished allowing for a new addition to connect the house to the previously used garage area. The garage area is designed in a way to allow it to be transformed into an open plan living area with direct alfresco access, ideal for weekend leisure time.

Developed by the Adelaide Entertainment Centre (AEC) with assistance from the SA government, the carpark is designed to maintain the existing bitumen at ground level and an additional four levels of parking was built above. It’s a completely steel framed structure supporting a concrete composite floor design. There are precast concrete wall panels painted red to tie in with the corporate colour of the AEC, graded in four shades of red from top to bottom. The design provides an eye-catching image to this prominent corner site, which is a gateway to the entertainment precinct of Adelaide. This design provides 850 car parking spaces for the AEC, and is a cost effective solution for a multi-deck carpark.

The owner wanted to avoid a typical raised dwelling appearance, to achieve the desired outcomeindividually positioned full height walls at the street frontage have been utilised, creating an illusion of a two-storey dwelling. The use of low-pitched skillion and parapet rooflines achieved an appropriate height to minimise solar access and overshadowing impacts to neighbouring dwellings. The home features generous open plan areas that maximise natural light and cross ventilation throughout the home. A large entertaining area featuring an inbuilt fire place, BBQ with a bar and television enjoys the southern water views and flows seamlessly with the indoor living, which captures the northern sunlight.

The design integrates various materials and finishes which are well-suited to its coastal location.

This quintessential Middle Harbour location, was the ideal place to create a large modern home that maximises the attributes of this steeply sloping waterfront and provides plenty of space to comfortably house a large family. Dominated by a towering Blue Gum, the design respects the neighbouring heritage listed modernist residence.

The core idea is for the building to read as a ‘lantern in the eucalypt forest’ and to provide accessibility to the distant harbour views for residents. The lightweight steel framework provided the ideal skeleton to flesh out the building fabric with a combination of insulated Unitex cladding and grey ironbark textural infills.

This small two-storey home was expanded to encase a cottage, a large entertainers living and dining area and a modern open kitchen that deems it the ideal home for a growing family and weekend leisure time. An additional ground floor bedroom, study and bathroom were strategically placed to optimise privacy. The triangular shape of the site necessitated the new pavilion to be built on an angle to the original house. Whilst this gave it a more northeasterly aspect, the location and sizing of the windows were designed to ensure good solar access. A tall, steep pitched roof was used to complement the existing streetscape.

The crux of this design was to capture all the surrounding views from most rooms to provide residents with a panoramic feel within the home.

Two curved balconies were added to compliment the curved external walls and the angled side boundaries provide the opportunity for some interesting shapes that are aesthetically pleasing from a street view.

A large covered outdoor area accessed from the family room was added to the eastern end, which is the prime spot for a weekend family gathering.

This contemporary design takes advantage of the sweeping Pittwater and bush land views.

The existing old house was replaced with an impressively modern three-bedroom design that maximizes the views surrounding the property.

The home has been improved from an accessibility perspective and designed in a way that will make it a simple transition to convert part of the house to a selfcontained guest area in the near future. The articulated triangular design ensures that the house is pleasing to view from both streets, and produces interesting shaped rooms and decks with views in various directions. Relocating the garage from the lower to the upper street simplified car access for residents.

A new contemporary kitchen, dining and living area were added to create ample space to cater for a modern family with a busy lifestyle. The house extensions were built in a way that allows a strong influx of natural light and warmth from the sun creating a resort style feel to the home. A new pool with a lavish outside living area was added which is perfect to host a weekend barbeque for friends and family. A large expanse of glass facing north to the pool allows residents to gain winter sun and large overhangs are in place to block out summer sun.

This well designed family home gently steps up out of the site to take advantage of the golf course view to the east, turning the outdoor entertainment area into a stunning viewing platform. The surrounding area is seamlessly integrated into the interior living area and the pool, creating an ideal transition space between the two. There are three well-zoned spaces to allow the occupants access to quiet spots, whilst all having a close connection to the landscape. Although it is small, the central courtyard is a key element to the house, providing crucial cross-ventilation opportunities in the harsh climate, and providing the buffer between the living spaces and private spaces.

This home is beautifully designed to blend in with its surroundings from a scale view. This specific concept captures the southern view whilst still allowing residents to enjoy the northern sunlight. The building is enhanced by a concrete slab with tiles that are utilised for their thermal mass to keep the home warm in the colder climate. The finish on the home is sharp and clean, and compliments the shape and scale of the existing homes in the area. With over 20 years experience, Darren Evans is one of Australia’s leading designers in energy efficient house design. Context was a key element for this design, It was important that the home respected the character of the existing country buildings, whilst not replicating them.

This design extended the existing articulated façade.

New opposing skillion roofs add balance to the existing roof that has now been hidden behind an extended parapet wall. The expanse of masonry is broken through an alternate mix of rendered and clad elements, while new lower flat roofs and window hoods reinforce the horizontal lines of the design. A new fence and entry portico was designed to reflect to characteristics of the dwelling beyond.

With deep recesses and the mixed use of masonry and lightweight cladding, the new design provides a secure and private courtyard to enjoy the winter sun.

This new home makes the most of the ocean views over neighbouring properties. A ‘beach style’ interior and exterior is present throughout the home which provides a holiday feel all year round. There is an outdoor entertaining area off the main living area that is the perfect place to soak up some sunshine while entertaining guests.

There are two separate living areas strategically placed to optimize privacy and the main living area provides an expansive space that can be utilised accordingly. The kitchen has a generous pantry and there is a separate laundry added for convenience. The main bedroom has a dressing area and separate ensuite with a bidet. There is a guest powder room and double garage with a workshop that provides room to move for an active family.

The design of this home encases large open spaces, clean light and bright surfaces and touches of interest throughout the building. Light colour floor tiles help transfer the reflective light through the spaces. The kitchen finishes incorporate large white bench tops in a versatile finish that could extend to the exterior living space. The modern elements of the kitchen design were introduced through the dark finish of the cabinetry providing contrast to the light floors. The main stair location in the foyer makes it quite clear to visitors while also giving interest to see what was beyond (the pool).

This home priorities privacy with the children’s bedrooms and laundry strategically placed.

The Green Living Centre is a sustainability education facility with a shopfront open to the public. The main objective is to provide information to the public on how they can live more sustainably. A joinery item was retained separating the office from the shopfront for privacy, but glass was used to allow extra light into the space for educational workshops.

Timber joinery is incorporated for its warmth and low embodied energy, being a renewable resource.

Bright colours of orange and blue highlight the texture of the wood, while bamboo flooring was chosen for its durability as it can easily withstand heavy foot traffic. The design increases the shoppfront visitation by having a visually attractive and more organised dissemination of information.

A central courtyard was added which provides great natural light and ventilation to the rear living areas.

The entry, office and lounge room are raised over the garage to pick up the northeastern breezes. The rear open plan living area flows onto the rear deck and attaches to the yard, ideal for a family with children.

The open riser stairs in the entry allows additional light to the rear whilst casting the eye upwards towards the ceiling and upper foyer. The main-bedroom is located to the south to provide privacy to the parents and give them an area to retreat to when the teenagers arrive.

Taking the scenery into consideration, practicality and nature, the design decided on was the ‘Fan Concept’ that mimics how a Chinese fan opens to reveal a beautiful picture. The Fan House reveals a panoramic view of the landscape. This house was generated through radiating rooms from an anchor point, like a fan capturing segments of views from each room. The dramatic skillion ceiling in the main living space floods the eye with sunlight through double glazed windows which frames the countryside.

Window positions, blockwork and concrete floor thermal mass, are carefully planned to regulate indoor temperatures throughout the day. The outdoor area allows one to enjoy alfresco living but is protected from the rough Tasmanian weather while being immersed in nature. The home is proudly positioned on the crest of the hill to maintain its privacy.

The ground floor space of this home now has a full-sized family bathroom, the rear of the house is open-plan and the basement is appropriately placed for family life. A grand new three-level staircase is the central feature of the house acting as a light well to the basement below. To keep stunning district views to the west, but avoid severe western sun, an allweather mechanical pergola covers the rear balcony.

With future planning in mind, a dedicated master suite floor including study, ensuite, media room and balconies ensures some vital separation. Externally, in place of the neglected garden is a kid-friendly lawn leading down to a pool area at the base of the site.

The front of the residences have been designed to reflect the local character of the area with generous setbacks from all boundaries, with a palette of building materials and colours appropriate to the local neighbourhood character. The bulk of the development has been broken up to suit the activities, which will occur on site, providing areas for individual and collective indoor/outdoor spaces. The orientation of the site was considered with the design of central courtyard areas to face north whilst at the same time is designed to be shielded from strong westerly winds by the wings of the residences to the west of the site. The relationship between indoor and outdoor spaces was considered in a manner that allows residents to enjoy the location of the site and the comfort and security that such a residential development encompasses.

This house addresses all street frontages and is an older style that encompasses a contemporary feel.

Possessing a Victorian inspired theme with subtle modern touches outside, this home is designed for modern living inside. The beautiful exterior outlook is captured inside the home while the owner’s privacy is primal. With a lot of families requiring in-law accommodation or having older children, the ability to have separate bedroom areas was important. This home is designed so it doesn’t isolate families with younger children either which is why upper and lower master suites are a great feature.

These terrace style units facing Park Central are designed to maximise the number of units with views over the park, along with three studio type apartments facing the rear lane. The orientation of the development required all four elevations to be carefully considered, as every side would be visible from public roads. To capture the outlook to Park Central the living areas are placed at the rear and there is direct access to the carpark from inside each unit. A pitched roof with box gutters was selected to avoid having one large roof space and to give each unit a sense of its own space. Colours were selected from a neutral palette to blend with the existing streetscape.

An upgrade of the kitchen and a solar passive addition gives this home a more north-facing living space, which allows an influx of natural light and ventilation. The raked ceiling allows sunlight to penetrate the building in winter, yet still offers shading in summer months. Large commercial window and door systems minimise the intrusion of window framing and maximise the surface area of glass. The result is an inviting and spacious area that connects seamlessly with both the outdoor living spaces and the redesigned and renovated kitchen. The small and minimalistic addition to the front of the house was designed as a multi-purpose space for either playing or quiet reflection.

The character of the existing home has been respected with the new design incorporating low pitched roofs, wide eaves, lightweight cladding and generous glazing. One of the significant lifestyle additions in the design is the concrete swimming pool and the adjacent outdoor entertaining spaces that offer a generous sun filled terrace and a more private shaded pavilion. The solar passive design qualities of the home were improved significantly with careful orientation of double glazed windows and appropriate shading. The entire external fabric of the building is insulated with high-density insulation.

This is a large, modern house ideal for a growing family encasing outdoor living spaces and a resort style swimming pool. Materials that offer contrast, texture and warmth to the house were utilised to compliment the existing streetscape. The pool was successfully planted at the front of the house under the provisions of a courtyard wall, allowing it to be located at 3m from the front boundary, thereby creating more space for outdoor living. Many spaces throughout this expansive family friendly home are graced with an abundance of natural lighting creating a warm and airy vibe throughout.

The well-proportioned living spaces on the lower level are enhanced by raked ceilings with high-level windows that flood the space with winter sunlight.

The family room spills to an outdoor terrace with both covered and uncovered spaces offering seasonal uses. The luxurious master bedroom with a unique shared dressing room and ensuite space is located on the ground floor, with a guest bedroom and bespoke study. The study features high quality joinery that acts as both a storage solution and as a sculptural space divider. Two additional bedrooms, spacious bathrooms and a sitting area occupy the upper floor. This home has been built to a high standard with the use of detailed joinery, customised stair details and polished concrete floor finishes.

A second storey was added to the rear of the existing residence with a garage below to abide by the two-storey council guideline restriction. Railway noise was limited with the use of sound insulation and strip double glazed windows to optimise comfort for occupants all year round. Fixed vertical louvre sunshade devices have been fitted to these windows to add a contemporary touch to the home.

Stairs have been located within an existing small study and the additional living room and bedroom widows take full advantage of the views over the top of the existing roof. This revamp allows occupants to take advantage of the spectacular ocean and rocky shoreline views encompassing the home.

This home has a contemporary façade that encases four spacious bedrooms, each with ensuites, while the main bedroom includes two glamorous walkin-robes. The living areas are open plan, which is ideal for a large family wanting room to move. The home takes advantage of the expansive ocean views and there is a small office that is ideal if you need to bring work home or have a student in the house. There is a laundry located on the lower level and convenient access to the yard. There is a large deck area complimented by a small pool. The overall styling is modern and compliments the location.

This is a unique home that provides large views across the surrounding village, yet also boasts a comfortable and cozy vibe. Natural materials like sandstone and timber are incorporated throughout the home with an emphasis on energy efficiency. Encased are four bedrooms, a study, two bathrooms, a master suite and spacious open-plan kitchen, living and dining area. To maximise views without sacrificing privacy, structures like the balcony, chimney and frosted glass windows are strategically placed so people inside can look out, but outsiders can’t see into the home. The design upstairs is compact to keep heat inside the building, but the shape of the roof also acts like a chimney to vent the building when hot.

A contemporary feel was added to this ‘country’ style home with a hipped raked ceiling used in conjunction with an engineered truss and beam system. A simple hipped roof is utilised along with diminished pitches to the north and east verandahs.

Access from the garage to the residence is very convenient via a pathway conjoining the two floor levels. This design encompasses accessibility features which include a wider than standard hallway and accompanying doors. The summer sun is excluded from the north-facing verandah, whereas winter sun is allowed into the interior of the residence. This is a great place to eat lunch outside on a nice winter’s day.

This is a contemporary and impressively zoned house that is low maintenance and allows for eventual wheelchair access. The tiled floors in all living areas and on the terrace are both aesthetically pleasing and durable. This home incorporates modern rectilinear and angular design features, which creates a modern interior and deems it an interesting addition to the existing streetscape. There are three bedrooms with one that can be utilised as an office if need be.

The main bedroom is enhanced by a walk-in-robe and luxurious ensuite. The kitchen with a walk-inpantry and island bench provides copious space to prepare food and entertain guests. Encased is a large dining and living area with a separate living area that doubles as the prime spot to retreat.

An open plan living area with a larger kitchen was added along with a small family room and new entry that paves the way to a modernistic and well-designed home.

The covered decks on two levels act as a transition to the garden area, which offers occupants access to an area that creates the feeling of peace and tranquility. The studio has large doors opening onto a narrow deck overlooking the garden and cathedral ceilings to create a light and airy space with excellent cross ventilation. With natural timber cladding inside and out and by rendering the existing brickwork the tired brick veneer cottage is transformed into a contemporary living space.

The garage, entry and stairs are designed to be open plan along with the contemporary bathrooms. The first floor footprint is larger than the ground floor, which provides an interesting design of a simple house and creates overhangs to the ground floor windows. The stairwell has been ‘glassed’ in to give a feeling of open space. The first floor is almost all open plan encasing large windows and doors to accentuate indoor and outdoor living spaces while capturing the ocean views visible from the property. Fine attention is given to the detail of this home that has a modern take on what appears to be a simple 60’s style beach house.

The Building was designed to face all street frontages while the main entry faces a round a bout. Convenient access from the rear lane-way provides access to staff car parking and a large roofed disabled accessible carport area adjacent to the main entry. The entire building is designed to be accessible on this level. The reception administration areas have been designed to accommodate the regional posting of this centre and the staff/meeting room and outdoor sitting area was designed to be north facing. The client meeting rooms and therapy rooms are extremely multi-purpose for the staff, while the staff office space has been built to be in a private area of the building, but still allowing for much needed light and aesthetically pleasing views to be visible from the building. The overall design compliments the heritage nature of the main street and the Town centre, while still utilising modern low-maintenance materials.

The Terrace Project was commissioned by the University of Wollongong and the result is a new and vibrant bar and table service dining space aimed primarily at the academia and administration staff of the University. It is a sophisticated and somewhat timeless design that also captures the youthful vibrancy and energy of the University campus. There is a bar, coffee and customer service counter along with indoor seating space for at least 30 people, sparkling new floors, ceiling and wall treatments. All these luxurious trimmings are complimented by a magnificent custom designed lighting scheme including handmade ceiling fittings.

The design was inspired by local architecture and stayed sensitive to the streetscape while adding a modern touch. The building has four, two-bedroom apartments with large balconies, all with the living areas orientated north. Cross ventilation is available in all rooms to optimize comfort. There is complete accessibility for ground floor unit one while ground floor unit two is adaptable. The large private courtyards with garden areas on the ground floor and large balconies on the first floor are complete with privacy screens and give each unit a feeling of homeliness and a sense of identity.

The internal load-bearing wall was removed to provide a large open floor plate to accentuate the showroom.

The base building is a combination of three separate structures that had been built at different times.

The additional floor space is the perfect location for training rooms and office space with views over the showroom. There is a balance of the major design elements to create a commercial interior and exterior environment that coincides with the existing corporate image stipulated by the car manufacturer.

Cronulla Beach House was designed in a way that optimises sustainability and energy efficiency. The building is positioned on a beachfront, on a sloping site orientated in an east to west direction and is an ideal house for a middle-aged couple and two young children. The crux of the design was to incorporate maximum sustainability in the most cost effective manner when designing this home that channels a very modern beach culture feel. The House consists of a spacious living and dining room, guest room, a lavish master suite and children’s rooms conveniently spaced throughout the home. There are study spaces available to be utilised by clients or students and a separate studio, which is both adaptable and flexible encasing a gallery garage office, pantry and convertible bedroom.

The important aspect of this design was to allow maximum utilisation of the commercial and residential facilities within the premises. The ground level is designated for commercial activities and the upper levels 4-7 are residential units.

When developing the scheme for this design the client was proposed three separate conceptual schemes all abiding by the applied BCA codes and standards effectively.

The design provides a functional exhibition space enabling external and internal viewing, two workspaces (catering for a second artist), plus a stage area for performance art. The shape was designed to maximise viewing space, protect the deck from cold strong winds take advantage of solar access and the shade of the large fig tree. Ventilation is provided with louver windows at mezzanine level and floor vents at ground level. Fenestration is design for harbour views and solar access. The shape of the main timber supports symbolise sails representative of its harborside location and other elements of the building (such as the deck) are influenced by the surrounds and site shape. The building its on a floating deck supported by heavy steel beams on screw pile footings.

Above this, the engineered timber “Sail” structures support the light timber frame walls and floors.

A two-storey brick structure with timber pop-outs and decks was designed. Windows and glass doors were carefully positioned to take in views and maintain the owners privacy. Sliding doors and walls inside allow for more flexible use of the open plan spaces. Brick was selected as the main building material so that the owner builder, a bricklayer, could lower the cost of construction. The open plan layout with simple clean lines gave the interior decorator owner her own palette to play with.

The update of this home was to transform the previous layout to cater for the needs of a modern family. This was achieved by creating a master bedroom with ensuite and walk-in robe. The kitchen has been relocated and an internal laundry was added. By demolishing the minimal amount of walls and the use of existing structures a layout was created that allows the building to be effectively utilised on a daily basis. The outdoor area is big enough to contain entertaining activities and the raising of the floor level closer to the dwelling’s floor level has added an extra area to the family area, expanding the use of the outdoors.

This two-storey dwelling beds perfectly into the land with garage, workshop, storage, gym, office and laundry on lower level. The upper level accommodates all living areas and bedrooms. A number of remote operated, opening highlight windows and floor mounted windows were used to both provide solar access whilst maintaining privacy from existing dwelling. Large fixed glass picture windows were installed to main open plan living to maximise views to Derwent River and Solar access. Raked ceiling to the main open plan area provide an increased sense of space. There is a terraced backyard for herb gardening and a large private deck at the rear that is exposed to the full afternoon sun.

The existing base of the house and foot print were retained, large expanses of north facing glass were used in the design to allow a significant amount of natural light and warmth to enter the home.

A cleverly designed loft with dormer windows and a small north facing balcony were added to accentuate the Hamptons style as well as bagged masonry on the lower level and light weight cladding on the upper levels to further accentuate the design. The garage was relocated in front of the existing boat shed to allow direct access for vehicles with a carefully designed drying area. The ground floor was designed as the original owners suite that incorporates a complete self contained living area with bedroom and open bathroom.

The addition of the main bedroom and extension of the ensuite within the design allowed for architectural articulation at the front of the house while keeping the existing roofline and wet areas. Windows were strategically placed throughout the main bedroom and open living/dining area with adjustable louvers to capture the seaside views feel the summer breeze flow throughout the home. An additional two spare bedrooms, large kitchen and small drying area were added to the back entry to add the seaside vibe. A large balcony was placed in on the northeast side of the house with ramp access, which provides a perfect entertainment area for extended family.

The Nvisage design solution transformed the space and removed seventy percent of the existing internal walls. The wall surrounding the staircase was mostly removed to allow an expansive view through the house from the front door. The Western wall, windows and doors were replaced with large stacking slider doors that opened out onto the existing deck. This innovation enlarged the interior living space. The remaining wall space was maximised in the single existing room through changing the room access point. Highlight Louvre windows were installed along the neighbouring northern wall replacing the existing windows enhancing the light, privacy and natural ventilation of the entire space. The home exudes natural light and transfer between spaces is effortless.

The lower level Arts Room opens out to the north to a sunny, covered, paved area that can be utilised as ‘creative space’ for students with rural views through deciduous trees. The Upper Level is the general teaching space with access onto a partially glazed deck. An access toilet is included which doubles as a staff facility. Initially a stair was included, but was deleted as a cost saving measure. This allowed the stair space to become ‘classroom’ space. A compliant ramp adjacent to the building meets the BCA requirements for access. The building is highly insulated including double glazed windows, is partially earth bermed’ and has good solar access. Stimulating colours have been selected giving the ‘Art Building’ a distinct identity.

This west facing side-by-side waterfront duplex connects interior and exterior spaces with a large open plan living, kitchen and dining area on the lower level, opening up to a covered front deck and central courtyard. With glass bi-fold doors, the central courtyard provides a natural light well as well as an alternative outdoor area away from the waterfront walkway and summer sun, while still allowing the cool summer breeze and waterfront views to flow straight through. High ceilings, polished concrete floors and exquisite finishes in the kitchen and bathroom add to the ultra modern residence that houses two bedrooms and a bathroom on the upper level, made accessible by stairwell or lift upon entry.

Ocean views were obtained from the split-level design of the upper floor levels. The design entailed the creation of a void under the kitchen and dining area to maximise the ocean views obtained from the upper level, whilst staying within the maximum building heights. The design of the first floor combined with raking rooflines and the collection of windows and north lights, created an abundance of natural light and optimised the views of the ocean and the Iconic Norah Head Light House. The design catered for a young growing family with a large four-car garage and rumpus with direct access to the rear yard. The design resulted in a beautiful coastal home with spectacular views of the ocean.

The roof form was replaced with a simple skillion shape, finished with a birds mouth roof form over part of the outdoor entertaining space. A bedroom was converted to a gym, with operable panels that allow the owners to work out whilst accessing views, through the living room, to the manicured garden. Large bifold doors and kitchen servery windows were incorporated to open the rear wall to the large terrace. Large highlight louvre panels were positioned in the eastern wall to allow solar access and capture the cooling northeasterly summer breeze, but also address privacy issues.

The site allows occupants to remain single level to meet accessibility requirements. The living room pavilion was finished with exposed trusses and raked ceilings to create a boatshed ambiance. The wrap around deck provides covered and open spaces to meet weather and seasonal requirements.

The living rooms, master bedroom and primary guest bedroom all have extensive water views.

This home is purposely simple to allow the other residence to be more prominent. The slope of the site was addressed by incorporating a split-level design. All living rooms and bedrooms have water views and the combination of raked and flat ceilings throughout the cottage create shape and interest in the rooms. There are two narrow waterfront sites and encased on the site is a small house, which will later be used as guest accommodation for visiting family.

The entry level of the home contains the primary living rooms and the master suite, to address future accessibility issues. On the lower level a suite of rooms was created to provide the children with waterfront bedrooms, a deck, bathroom and private living room. View lines to the water were a principal focus of the design, with all living and bedrooms having access to the view. A combination of raked and flat ceilings creates interest in the spaces, to compliment the extensive glazing.

Master planning, site re-tilting and future proofing including relocation of 20,000m3 of civil works. A tilt-up and shop front clad exterior were part of stage one and all self-performing works were complete with an open plan fit out, providing flexible and multi-use spaces and incorporating use of change in levels across the site. This allows for a step in the main building at the administration wing.

The design utilised every square centimeter of the property, capitalising on the view to the Harbour Bridge from the back deck, and added views to the water from the new first floor. The solution was to reconfigure the ground floor by moving the bathroom away from the rear outdoor living space and adding a kitchen with open plan dining.

The house was extended to the side boundary at the rear creating a private courtyard for clothes drying and daylight access into the bathroom and existing living room. A first floor bedroom was added with access to extensive roof storage space and masses of natural light and ventilation.

With direct bush views, the site is spectacular, and the great presence of the surrounding trees and slope played an important role when designing.

It starts with a center open courtyard with the pool and terrace, while a detached garage and a rumpus bound the open courtyard. The main pavilion encasing the primary living areas, bring the perception of the bush canopy across the entire house. Full front of the top pavilion can be opened towards the canopy bringing the bush “right to the middle of the lounge”. This design addresses the occupants’ lifestyle through architecture and provides a constant sync with the surroundings.

This flexible and open plan modern residence was achieved with a typical concrete waffle pod slab design and lightweight timber framing. Utilised are a variety of sheeting and colorbond elements that create a different and modern appearance.

Standard and raked timber trusses are used to enhance varying ceiling heights. The living area features a hi-raked ceiling with highlight windows creating a large and naturally lit space. The house opens onto rear alfresco which once again has a large raked ceiling creating space and volume.

Pre owned steel framed trestle shelves were used to create a barrier and storage. The shelf pine weatherboards were utilised as screening slats to offer privacy to the rear office area. The slats being pine were nailed to the shelves in a fluid abstract manner. Some white battens are used to create a point of contrast. Retro elements including furniture and lighting bring a Scandanvian feel to the office. Flashes of bright colour were used to bring fun and brightness to the space.

The crux of the design was to enhance the production areas and office areas then the car park was adjusted to synchronize with these areas. The development maximises all available space on site.

In terms of aesthetic, a steel frame is used and a series of lightweight cladding are used in variation to create articulation and interest. Bright bold colours are used to create a bold modern statement.

The site is bound by two easements that form a crooked L shape. This effectively defines the shape of the building. Elements are rotated to take in views and lightweight materials and posts were used to accommodate the steep site. Varying shades of grey blasted with bright orange articulate the façade and create a modern bright building.

These two villas and a very generously proportioned three-bedroom townhouse pay fine attention to detail in the architectural design and the employment of a palette of materials used. Included is a mix of lightweight materials like Dulux Exsulite texture coated polystyrene, Weathertex Classic Weatherboards and Crisp Surfmist Colorbond roof, gutters and fascia.

Postless corner doors accessing the first floor terrace, resort like ensuite, wet bar and quality inclusions for the townhouse set a high standard for the whole project which incorporated lightweight party walls, raked ceilings, louvre windows and pergola framing which integrate landscaped courtyards to all units.

The site, in the hinterland of the resort town of Terrigal Beach, provided both constraints and opportunities in expanding an existing small scale and underutilised facility to what is now clearly a market leader in accommodating dogs and cats in a resort quality care and accommodation facility. The building reflects the passion that the clients have for their pets and coincides with the overriding instruction from the principal of Pet Resorts of Australia, a firm committed to providing the highest level of service for companion animals.

Keeping in mind the lifestyle of an active family, this well located 1950s dwelling was upgraded with high quality materials with importance placed on creating more space to accommodate residents and guests.

A two-storey, Art Deco concept blends perfectly with the surrounding historical suburb. The garage is located at the front of the property providing additional floor space while maximizing the northern aspect and optimizing rear yard space. The street presence of this home has progressed from lackluster to wow factor. This home revamp now reflects the beautiful surrounding heritage conservation area while providing ample space to cater for a growing family.

A unique site, located on Murray River frontage in a Public Park, was extended with a 120-seat café bistro. A statement entrance was achieved with decks on both sides of the café that allow diners to maximise the site area and provides expansive views of the surrounding park and river.

Minimalistic and contemporary design concepts were utilised to make the area flexible and able to cater for function seating and café dining. The alterations consisted of conventional structures and materials to lift and revitalise the existing building, but not overpower. A Full commercial kitchen and cool room was added, with a take away window and an adjoining playground. This building is complemented by the foreshore and integrates perfectly with the surrounding environment.

An outdoor bathing experience for guests now offers privacy, seclusion and connects them with their surrounding environment, which adds major value to the new day spa facility. Guests are now able to use the bath pavilion day or night and can feel as if they are immersed in their organic surroundings. The building structure is aligned with their ecological development principles and local timber suppliers were used and all materials were cut off site to minimise handling and waste.

This is an economical, passively heated home that reduces energy consumption and provides a comfortable temperature all year round in Tasmania.

Natural materials and low emission finishes are utilised on the floors and joinery. The home takes advantage of the stunning views to the east while ensuring good solar access to the living rooms. The site is located on a very steep hillside and outdoor spaces can be effectively optimised for leisure time. A flat, north facing outdoor area connects to the living areas and the deck is designed to allow space for the children to play and for the family to grow vegetables.

Three intersecting pavilions provide two separate sleeping areas and a central kitchen, dining and living area. Separation of the pavilions creates private outdoor spaces and allows for good natural light and ventilation. High opening windows exhausted hot air and glass sliding doors assist summer night cooling.

The hemp lime walls are natural, breathable, and easily constructed around a timber frame. The building envelope is well insulated with double-glazing and air cell and sheep’s wool insulation in the roof. The walls are rendered with a coloured lime render and no external surfaces require painting. This is a sustainable holiday home for a family of three, with room for guests to stay and also suitable for holiday rental.

Its presence on the front facade successfully softens the impact on the streetscape, without the Colorbond the design would be dominated by the over the top modernistic uniformity of several large white blocks. Budget was an important constraint throughout the project, so the use of a cost effective product such as Colorbond became a vital element in the success of the project.

The Powerpanel also added to the insulation qualities of the walls with good sound absorption. When utilised with the double-glazing the total effect has largely blocked out the surf noise whilst allowing the ocean views to dominate the outlook through the extensive use of glazing.

DREAM HOME BUILT WITH HEBEL Innovative building product CSR Hebel has been used to create a modern, energy-efficient home ideal for entertaining and finding a quiet escape from life’s demands.

A spur-of-the-moment house purchase by E-Con Group director Peter Zembis and his wife, Anastasia, has enabled them to build their dream family home. The existing dwelling was a rundown single-storey asbestos-ridden shack, which they knocked down so they could build a sustainable 7-star energy-rated home made from CSR Hebel.

The brief for the project, to architect Gareth Cole of The Ecologie Group, was to design a home that would fit into the streetscape and would also be energy efficient. Set on the coastline of Brighton-Le-Sands on the southern outskirts of Sydney, the dwelling was to reflect the lifestyle of a young family in creating a place of nurturing, entertainment and quiet escape from the fast pace of life.

Over the past ten years The Ecologie Group has worked with E-Con Group using steel frame and Hebel. It made sense that when building his own home, Peter would use the same materials.

Peter chose to build using CSR Hebel as he wanted a home that was energy efficient, that was designed to make the most of solar energy,

and that encompassed architectural design and practicality. The finished house is a two-storey, four-bedroom home with two toy rooms, a study, a combined living and kitchen area, an ensuite, a bathroom and a powder room.

“I love my eco-friendly Hebel home. We don’t use heating or air- conditioning, and it’s so quiet and comfortable.”

“Building with Hebel meant the construction was completed quickly and saved approximately three to four weeks,” explained Peter. “Hebel also saved money in the scaffolding and on-site labour as there was less mess.”
