It gives me great pleasure to announce to the industry and consumers alike that the nation’s states and territories have come together to form the National Association of Building Designers (NABD). Our profession has never had such quality representation across the country, and I thank the hard working committees from all states and territories involved in its formation. Within the pages of this magazine, you will view amazing work by passionate and professional building designers from across the country. Each entrant, and those awarded by the judges within these pages, belongs to a progressive state-based association that is focused on building design excellence, and the continued professional development of its members. These accomplished associations make up the National Association of Building Designers, which was formed to share knowledge and to represent the national voice, and focus on advancing the profession of Building Design. This has been a vital step for the future of our profession, and so many will benefit from the collaboration and expertise of the highly skilled professionals who make up the membership of the NABD. Design plays such a huge role in our everyday life everything we use at some point had to be designed before being built or produced. By providing considered and professional design outcomes, building designers are changing the way consumers view the value of design. Building designers are professionals who will do a ‘we’, not a ‘me’ building, where the ‘we’ includes working closely with builders and other professionals. This approach enables a more collaborative position, with mutually supportive dialogue between the professions that can deliver outstanding results. The outcome of this valuable method is improved cost efficiencies, better outcomes and greater design longevity. When you can acquire this exceptional professional service, supported with individual design thinking, it makes a compelling argument as to why every project should have a building designer as the driving force behind its creation. Better design solutions have been implemented to change the inadequacies of our recent past. The movement amongst our membership has been to focus on the precise use of space, when historically homes in Australia are getting bigger not smaller. Sustainability

is also an important aspect, where our members are industry leaders, long exceeding the expectation of their state based regulatory requirements. Material selections are made with consideration to their embodied energy, sustainable source, and to complement energy efficient design for a truly sustainable outcome. Building designers have the knowledge to create a new benchmark beyond what we accept as the norm today. One of the only ways we can move forward in design is for people to embrace it, and the new technologies on offer, by engaging with building design professionals who have dedicated their lives to work within the industry. As a potential client, you are the ones who will provide the opportunity for something outstanding to be created. So whether it’s your next home, house or commercial project, be sure to look for a Building Designer who is an active member of their state/territory association. River House Designer: Gerard Smith Design Phone: (07) 5474 8888 Web: www.gerardsmithdesign.com.au Builder: DRM Design and Construction Location: Minyama, QLD Photographer: Paul Smith Images In addition to satisfying the clients’ room requirements, the design of River House has taken full advantage of the magnificent water views of the Mooloolah River. Despite imposing neighbouring dwellings, the home gains exceptional solar penetration in the winter months without sacrificing privacy and amenity. Upon entry through the front gate, a path appears that is flanked by structural concrete columns and landscaped planters. This leads past a children’s playground to an elevated landing and bespoke customdesigned timber entry door. Visitors are graced with beautiful water views immediately on entering the home, with easy access to the open landscaped courtyard. The foyer leads to an open-plan living zone, which spills onto two generously shaded alfresco areas through large glazed sliding doors. These doors and high clerestory windows not only facilitate crossventilation, but also enable views from deep within the home. The alfresco has a formed concrete kitchenette barbeque with a sink and fireplace, making it the perfect outdoor living and entertaining zone all year round. A UV filtered freshwater swimming pool has been placed on the northern boundary of the home to take advantage of the solar gain. The infinity edge provides a visual link to the water of the river, with a spa located adjacent for additional relaxation space. Throughout the home it is clear that every detail has been carefully considered. The entertainment unit in the main living room, for example, has been cantilevered over the pool with frameless glass windows above and below for natural light penetration. Each bedroom has been placed to take advantage of the water views, with the master enjoying panoramic views from a wrap around balcony. River House is a triumph of modern home design, offering unparalleled options for relaxation and entertaining. The effort that has gone into creating these beautiful spaces is evident and will be enjoyed for years to come.

The innovation of the architectural form, visual interconnectivity and engagement with its environment while maintaining sanctuary and privacy are distinguishing design features. Uncompromisingly minimalistic, the design reflects spatial quality, yet provides a stimulating space accentuated by the rhythm of contrasting, striking textures and a restrained colour palette that creates synergy between indoor and outdoor spaces. Although the resolve appears effortless and clean, it belies the substantial challenges and complexities that were required to achieve this highend quality home.

Ashton Retreat Designer: David Frazer Design Pty Ltd Phone: (08) 8379 8733 Web: www.davidfrazerdesign.com.au Builder: Krivic Built Location: Ashton, SA This practical home, built on the same platform as the demolished former residence, sits comfortably within the existing landscaped gardens. All habitable rooms face the gardens, providing a tranquil and spiritual sense of belonging to the landscape, while large windows make the most of the natural light and ventilation. The blend of materials includes stone, wood and polished concrete to reflect the home’s surroundings and the clean, sharp interior creates a contemporary style with industrial elements. The 1.5 storey living space is defined by clerestory windows, feature drop ceilings and large chamfered eave projections giving scale and presence to the site.

Panoramic water views of the Mooloolah River are available from multiple vantage points around the swimming pool and deep within the home. Featuring strategically placed and generously proportioned bedrooms, comfort is assured for every occupant. The master has a large walk-in robe, concealed kitchenette, and private retreat with a hidden television. The ensuite is particularly luxurious, with the bathtub raised to provide unobstructed water views. An astounding array of features are included elsewhere in the home, including a landscaped internal courtyard, fireplace, integrated sound throughout and complete lighting control. It is truly a sanctuary in addition to being an entertainer’s dream.

The Cubby House Designer: Chris Clout Design Phone: (07) 5474 8107 Web: www.chriscloutdesign.com.au Location: Sunshine Beach, QLD This luxurious extension inspired by world travel gives the home a modern, tropical feel. Added features include a pool house with outdoor entertaining area, outdoor bathroom surrounded by tropical landscaping, master bedroom and roof terrace, along with an outdoor bar that has all of the amenities of a kitchen. The separation from the house via a timber bridge gives the master bedroom a private feel. With New Guinea Rosewood timber windows and doors as well as lush wool carpet and charcoal accents, the space oozes a luxurious vibe. With the additional storey, the rooftop terrace now captures 360-degree ocean and hinterland views, as well as beautiful sunset views that were not visible prior to the construction. This compact design achieved all desired elements.

Ted Residence Designer: Mata Design Studio Phone: (08) 6143 7861 Web: www.matadesign.com.au Builder: Alpha Projects WA Location: Claremont, WA Photographer: Jo Barbitta, D-Max Photography With a complex brief requiring the preservation and renovation of an older dwelling to be integrated with the demolition and restoration of an addition, the design solution for this challenging project succeeded in a brilliant transformation. Refurbishment and reconfiguration of the existing workers cottage and the complete redesign of a rear addition have resulted in a stunningly integrated family home. A sense of space and light has been created by the use of high ceilings on the ground floor and ample glazing to both floors on the rear elevation, opening the house up to a new south-facing outdoor entertaining area and plunge pool. The residence now contains three bedrooms including the master with ensuite, two bathrooms, dining room, large modern kitchen, living room, laundry, study nook and nursery over two levels. The timber pool deck around the plunge pool is mirrored in the carport soffit lining, which lifts the area and allows it to become an extended entertaining area if required.

Carpenter Street Residence Designer: Dig Design Phone: (03) 9600 1133 Web: www.digdesign.net.au Builder: Sier Constructions Location: Brighton, VIC Photographer: Rachel Lewis Timber and titanium challenge the form of this traditional weatherboard bungalow in Brighton through the use of simple forms and beautiful materials featuring spotted gum and titanium zinc. The spaces have been transformed from dark and insular to light and open, creating inviting and connected spaces that facilitate personal connection and family togetherness.

BEST MULTI-RESIDENTIAL DESIGN – UP TO 6 DWELLINGS

Bali Villas Designer: Dane Design Australia Phone: (08) 9755 3861 Web: www.danedesignaustralia.com.au Location: Bali, Indonesia This exotic assignment masters the climatic and construction challenges of this luxury compound villa project in the popular Balinese resort precinct of Seminyak, allowing for permanent occupants and short stay accommodation. Although a typical approach was required for the fundamentals of a high-walled compound and high-density land use, there is nothing typical about the bold move away from the traditional tropical architecture of thatched roofs and exposed timber. Instead, true to the design brief, a sophisticated and modern option to the villa market was specified and delivered, including pools, landscaped gardens and indoor/outdoor bathrooms. Land use was maximised by taking advantage of the two entry points and working through a tight floor plan that would mirror across the site and accommodate subtle lot size variations and boundary alignment issues. 4.5 metre high ceilings allow hot air to rise and be dispersed through a band of high-level louvre windows, while an inner deck between two main living spaces highlights the internal/external transition.

COMMENDATION BEST MULTI-RESIDENTIAL DESIGN – UP TO 6 DWELLINGS

Grosvenor Apartments Designer: Cunningham Designs Phone: 0411 888 177 Web: www.cunninghamdesigns.com.au Location: Balmoral, QLD This design solution maximises the use of the northern aspect, while creating three distinctive residences to appeal to different potential buyers. Each dwelling has three bedrooms, bathroom, ensuite and powder room, as well as a separate laundry and two lock up car spaces. Roof top decks capturing the city views were the perfect solution to the possibility of compromising the open space for two of the units created by accommodating the car parking. The statement façade and high quality material selection and finish earned this project a commendation.

BEST SMALL LOT DESIGN

Sloan Residence Designer: Reitsma & Associates Phone: (07) 5491 6834 Web: www.reitsma.com.au Builder: Reitsma & Associates Location: Maroochydore, QLD This unique design on a 10 by 36 metre allotment meets all the modern day requirements for a warm and inviting home. The house boasts three dedicated bedrooms, a large studio or fourth bedroom and a freestanding outdoor room that could be used as a pool hut or retreat. Space for entertaining was achieved through the inclusion of a central pond, pool and outdoor seating, along with the carport area, which acts not only as the entry court but overflow for outdoor entertaining purposes. Eclectic furniture and dramatic light playing on the ceiling adds depth and dimension to a modest footprint. This house proves that for just over $1,300 per square metre, anyone can have a fun, solar responsive home.

Swift Networks Designer: Meyer Shircore and Associates Phone: (08) 9381 8511 Web: www.meyershircore.com.au Builder: Buckingham Redevelopment Location: Bentley, WA Photographer: David Morcombe and Steve Scott The South Australian Bentley’s Technology Park precinct has been given a bold architectural facelift with the addition of a new warehouse and office headquarters for high-end digital entertainment systems supplier Swift Networks. The innovative budget-driven design incorporating electronic assembly labs, communications facilities and amenities, warehouse and modern, functional office spaces has introduced a dynamic new elevation to the commercial streetscape, providing a functional and collaborative workspace. The primary structure is a rectangular cube, solid in appearance, and clad in charcoal Colorbond. Cutting through the first floor, a rectangular void sweeps from front to back down the south façade. Framed by copper coloured Alucobond cladding, the void creates an awning over the entry as well as a balcony area on the first floor. To the rear of the balcony, glazed panels frame the interior and provide space for offices. In contrast to the bold cubic structures, sun louvres shade the glazing and are finished in a contrasting silver metallic powder coat. These elements are replicated on the glazing to the north façade.

Office Building Maroochydore Designer: Brad Read Design Group Phone: (07) 5443 3726 Web: www.brdg.com.au Location: Maroochydore, QLD After careful consideration of the site, the resulting design has expanded and enhanced on the original building’s reputation and presence. Raising the building height to three storeys above the enlarged basement car park has achieved a 100 per cent gain in gross floor area, with only a 50 per cent increase in the site area. The articulated façades incorporating sun-sheeting devices gives the exterior an eye-catching aesthetic, while the identifiable entry and central main foyer allows flexibility for the tenant spaces with each maximising light and ventilation.

FKG Group New Head Office Facility Designer: FKG Development and Design Phone: (07) 4620 0500 Web: www.fkg.com.au Builder: FKG Development and Design Location: Toowoomba, QLD The FK Gardner and Sons Group (FKG) required a new facility to cater for their growth while also acknowledging the legacy and construction achievements of the Gardner family forefathers. The building was designed with the use of high quality materials to grab attention. The exterior showcases the use of structural steel, complex glazing walls, timber detailing, exposed bracing elements and express columns. The final outcome provides a staff-centric head office with modern, novel amenities to attract and retain quality staff, including indoor and outdoor gymnasium, green space, heated lap pool, organic vegetable garden, sauna and early learning centre. The building was designed to achieve a 4.5 star energy rating and incorporates Greenstar design initiatives to assist in the reduction of running costs, providing an environmentally sustainable building.

Birkenstock Australia HQ Designer: Melbourne Design Studios Pty Ltd Phone: (03) 9077 2240 Web: www.melbournedesignstudios.com.au Builder: Emac Constructions Location: Clifton Hill, VIC Photographer: Peter Clarke and Marc Bernstein-Hussmann Cool contemporary design with a warm feel and a holistic approach to sustainability was the main ingredient for the Birkenstock Australia HQ. The award-winning design succinctly translates the brand’s core values into joyful spatial experiences, intuitively illustrating Birkenstock’s commitment to quality, craftsmanship, sustainability, honesty and a healthy lifestyle. Active and passive ESD systems like solar PV, a double greenhouse shopfront, daylighting strategies, and improved thermal performance have made this old building eco-friendly. The design features natural materials such as sustainable timbers finished with linseed oil, E0 plywood, rubber, recycled floorboards, bench tops from recycled paper with bamboo fibre, and low VOC finishes.

This blends with the natural surrounds of the home to further blur the distinction between the interior and the exterior. The materials selected are a combination of natural stone tiles, polished concrete, stone, wool carpet, select grade hardwood timbers and timber veneer board, a selection of render finishes, aluminium, glass, stainless steel and plasterboard. Natural and artificial lighting, ventilation, and proportion have been carefully considered.

Birkenstock Australia HQ Designer: Melbourne Design Studios Pty Ltd Phone: (03) 9077 2240 Web: www.melbournedesignstudios.com.au Builder: Emac Constructions Location: Clifton Hill, VIC Photographer: Peter Clarke and Marc Bernstein-Hussmann Traditional materials are put into new context with an element of surprise in the design for Birkenstock HQ. The shopfront with natural grass flooring, built-in planting as healthy office screen partitions, plywood forms wall surfaces and furniture, and a warm fireplace invites customers to relax at the tea bar within the shop. The light-filled open plan office encourages teamwork instead of hierarchical structures. Reconfigured aeroplane trolleys for personal filing allow staff to move around. A central island unit doubles as standing desk and invites teams to a discussion, or to a freshly made coffee at the Barista end of the unit.

COMMENDATION BEST NON-RESIDENTIAL INTERIOR DESIGN

Primewest Designer: Meyer Shircore and Associates Phone: (08) 9381 8511 Web: www.meyershircore.com.au Builder: Perkins TPD Location: Perth, WA Photographer: David Morcombe This conversion of residential apartments to office spaces preserves the history of the property and the renovation, including stripping back the brickwork, floors, columns and windows, remains true to the original form. The design delivers a clear delineation between old and new, with an industrial influence on the new work, referencing the original use of the buildings. Renovations that had been added over the years were removed and the large volume spaces that were originally warehouses were restored while incorporating new elements, which are clearly defined and complement the existing building fabric rather than trying to conceal it. This is particularly evident in the detailing of the new entry stairway, bulkheads, solid partition walls and glazed partition walls. The very nature of adaptive reuse is an exercise in sustainability. Bypassing the wasteful process of demolition and reconstruction alone sells the environmental benefits of adaptive reuse. Restoration has been carried out to preserve and accentuate the existing features. A new streetscape has been created from what was previously the rear of the building and this has reactivated a level of presence on both streets to the corner address. All the guidelines and objectives by both their heritage consultant and the council’s own Heritage advisor were effortlessly met.

These requirements included full wheelchair access, hospital bed emergency evacuation design through stacking doors with no threshold, hoist rails, heat lamps above beds, 920 wide doors, and unique heights of power sockets and light switches. The rustic handbuilt barn invites all to enjoy an exciting indoor play area regardless of age. Enjoying both natural light and expansive mountain views, the structures make the most of the site and connect successfully.

The design of this home addresses sustainable living beyond the 8.5 star rating and passive solar design. The project has achieved excellent environmental practices in sustainable land use, reuse of existing infrastructure, energy use, renewable power, recycled material selection, water capture and reuse. Land management, retaining the existing trees, combined with a new edible garden completes this healthy sustainable home. The home has no need for supplementary cooling and thus has no impact on peak energy demand. During the January 2014 heat wave the house averaged 24 degrees over the five days, peaking at 26 degrees on the fifth day. The PVs generate 8KWh per day providing a daily total 0 to 1KWh grid load.

The design solution overcame initial council opposition to a two-storey proposal and provided the clients with their desired environmental and functional requirements, delivering a bright and comfortable energy positive and income generating home to fit current and future lifestyles. The deliberately tapered floor plans and angled roof forms of the second storey enclose the minimum spatial volume required. This strategy reduced materials and spatial heating requirements and solar gain to all new zones and PV array are maximised, while minimising overshadowing. The material selections reflect the requirements to minimise maintenance and embodied energy, composed mainly of local recycled Brunswick reds, spotted gum and Colorbond steel.

Words and phrases like ‘plyscraper’ and ‘tall timber’ are increasingly making their way into publications and presentations. Building codes are being amended to allow taller timber construction. Plans are published for hypothetical 30+ storey timber buildings. In the meantime, traditional timber framing is being used in taller buildings too… It’s an exciting time to be working with timber, with projects of all sizes demonstrating new techniques and building systems and growing the popularity of our only practical renewable building material.

In Australia we currently have the world’s tallest modern timber multi-residential building, the ten storey Forte Living apartments at Melbourne’s Victoria Harbour precinct in the Docklands. The location is home to Australia’s first modern timber community building too. The three-storey Library at the Dock is a Glulam portal frame structure with CLT used for floors and some other elements. These are examples of heavy, or massive, timber building systems comprising engineered wood products and connections, delivered as a whole of building package. Components are usually CNC cut in the factory in which they are produced and delivered to site as a flat pack building. The advantages of such systems over traditional concrete and steel include; improved site OH&S, reduced onsite construction time, reduced truck traffic to the site, lighter crane requirements, a lighter weight structure therefore less work below ground and very importantly, a greatly reduced carbon footprint. It is anticipated that Australia will follow international trends and increasingly adopt systems like this for a wide range of appropriate projects in sectors including; education, healthcare, aged care and medium rise multiresidential housing.

Internationally, there are approximately 29 modern multi-storey heavy timber and heavy timber hybrid buildings. This includes structures that were built after 2005, are five stories or more in height and contain substantial heavy timber components. Add the numerous light frame construction projects and the numbers really begin to stack up. Since 2005 when the first 5-story cross laminated timber (CLT) building was constructed in Trondheim, Norway, there’s been a global acceleration of interest in modern multi-story heavy timber construction. Most of the 29 completed projects have been built in the last three years, and a recent survey by Canadian engineers Nicholas Sills indicated that there are at least another 15 projects in the pipeline due to start in the next three years. However, the timber renaissance extends beyond these massive wood systems. EXPAN is a new prefabricated technology that includes timber framing with post-tensioned tendons and wall and floor systems. EXPAN portal frames currently offer spans of up to 30 metres, however they are projected to achieve 50 metres. Traditional ‘sticks’ framing has not been left behind. In Canada, there have been hundreds of multi-residential projects of up to six storeys built in the last few years, as a result of changes to the building codes in many areas. In Melbourne, Australand’s Parkville development, combining composite timber flooring capsules and timber framing in a five-storey apartment block has just been completed. The timber composite cassette flooring system used in the project was developed by suppliers in the Australian timber industry and resulted in considerable savings in cost and time. The ‘timber revolution’ is here – developing new ways to view and use one of our oldest and most environmentally advantaged building materials – sustainably sourced wood.
