PRESIDENT’S MESSAGE For the previous six years, Master Builders from throughout Victoria have come together here at the Crown Palladium to formally recognize the newest buildings, the latest renovations and the most ambitious construction works to appear on the landscapes of our communities. At this event in particular, projects join a long and distinguished tradition of construction excellence in our state. 2016 marks the 141st anniversary for Master Builders Association of Victoria, and though we still have nine years before we reach it, I think it’s natural to begin getting just a bit excited about our association’s sesquicentennial. To judge from the projects we share with you tonight, Master Builders is approaching that milestone with considerable momentum. You, our members, submitted 98 projects to our judges and events team to survey and evaluate. The broad and exceptional construction talent we enjoy this evening is a vivid demonstration of how much our industry contributes to the health of our economy and the quality of life we enjoy in Victoria. Ours is a business with many challenges, and we rise consistently to those challenges with pride and dedication.

Heritage-listed projects such as this one are always a challenge, involving the balance of old and new, without compromising either. This project has an unusual bespoke, dome-like façade covered in glass fibre-reinforced concrete cladding in hexagonal and pentagonal pieces, lending the structure a distinctive personality and presence in the community it serves. We also congratulate BFN Developments as Regional Master Builder of the Year for their work on Newmason in Warragul. The project is a multifaceted synthesis of hotel, retail, medical service and apartment complex in the heart of a country town. Master Builders could not fully recognize the achievements of our members without experienced and highly qualified judges. We thank them for donating considerable time to the process, and for allowing Master Builders to benefit from their expertise. Master Builders also has the support of many valuable sponsors. RUSSELL BATES Russell is a Director of Johnstaff Pty. Ltd. Russell has extensive experience at all levels of project developments and directs multiple projects from all construction phases through to commissioning. He has constructed and managed all types of projects including hospital and complex laboratory, clean room and Bio Containment facilities projects, correctional facilities, unit developments, nursing homes, educational facilities, shopping centers and multi-story developments, to name a few. He has a Diploma in Building and is also registered as a Building Surveyor, Building Inspector, Commercial and Domestic Builder. Russell has developed and facilitates risk management workshops on complex building projects to ensure successful outcomes for all parties.

DAVID BLANCHE B Arch (Melb), FRAIA David Blanche is the former chair of the Building Advisory Council which is an industry wide group that advises the Victorian Minister for Planning on issues relating to the building industry. David is an architect, and is currently managing director of a design management organisation and a property investment company. The design management company, Property Consultant Services, is responsible for the design and construction of a number of major projects in Victoria. Prior to that, David was director of Godfrey and Spowers, and was responsible for the design and administration of more than 20 major buildings in Melbourne and other parts of Australia. He was involved in the planning and

development of the Southbank and Docklands precincts as new urban spaces in the City of Melbourne, and in the retention of the heritage environment in inner Melbourne.

feasibility assessment through to development approval and contract completion for property development, building construction and infrastructure projects.

He has a passionate desire to use his planning skills to ensure that Melbourne remains a highly liveable city. He has been president of the National Gallery Society of Victoria, and maintains a close relationship with the arts, the National Gallery of Victoria, and in the collection of art. He was also on the board of the Property Council, and a member of the Heritage Council.

In January 2002 David joined Hansen Yuncken as the Victorian Construction Manager and was appointed State Manager in February 2003. In August 2010 David commenced the consulting practice Bower Consulting, providing strategic management advice in the areas of Value Management, Project Audits, Tender assessment, Claims Management, and ESD advisory and facilitation. David works closely with major clients, consultants and contractors and understands the importance of developing close relationships with all parties to ensure projects are delivered to all stake holders’ requirements.

Life outside of work is important. David plays competition squash, and is an enthusiastic, but somewhat erratic golfer. He is married and has two daughters, who share his interest in property and the arts.

DAVID BOWER David has over 38 years experience in the building and construction industry. Initially, working with the Victorian Public Works Department as a Structural Design Engineer he was responsible for the structural design of many significant government projects. In 1980, he moved into project and construction management and was appointed in 1983 Private Secretary/technical adviser to Evan Walker the Victorian Minister for Public Works and Minister for Planning and Environment. In 1986 David moved to private enterprise as General Manager Andacon & Andasteel, responsible for the Design and Construct delivery of many Commercial, Retail and Industrial projects throughout Victoria. From 1990 to 2001, David was employed as the Projects Director Construction with Burns Bridge Australia. This involved providing consulting services for initial

PETER CARMODY Peter Carmody’s experience in the building industry ranges from small projects, multi-storey buildings, fit-out & refurbishment of existing buildings over a period of 58 years. He began his career as a carpenter working on various sites with promotions to foreman, site supervision and contract administration. Peter worked with a number of major building companies & sub-contractors and was most recently employed by Hooker Cockram Projects as Chief Estimator for some 28 years until his retirement in 2007. Since that time Peter has been active in the domestic building market with developments of new units, new houses, refurbishments, renovations and extensions, also working with the Building & Facilities Committee at Holmesglen TAFE, over viewing submitted tenders and works in progress at their various campuses.

ROBERT CONTI Robert Conti studied architecture at the University of Melbourne and is the principal of Conti Architects Pty Ltd. The company commenced operations in 1987 following his return from working as an architect in London from 1984-1986. It has since established a body of award winning architectural projects incorporating architecture, interior design and landscaping in the commercial, institutional, residential and tourism sectors. Robert’s extensive travel and overseas work brings international experience and a historical perspective of architecture to his works.

STEPHEN CURNOW Stephen Curnow was a Principal and Senior Project Director of the Sinclair Knight Merz Group until he retired in January 2014. He was responsible for the provision of high-quality professional building consultancy services to a wide range of clients for the overall management and delivery of their projects and for design and construction activities. He also spent a number of years running a construction group building medium-sized projects. Stephen is a civil engineer, a member of the Australian Institute of Project Managers and a Fellow of the Australian Institute of Building. He has extensive experience in the procurement phase of major projects including strategic and feasibility studies, value management, design, documentation and construction.

JOHN DARCY John Darcy has been employed by Master Builders Association of Victoria for the last nine years and came to Master Builders with varied industry experience including having worked in the printing, aged care, government and retail automotive industries. John Darcy has over 25 years experience in Occupational Health & Safety and workers compensation and currently heads up the OH&S Unit of Master Builders Association of Victoria. John has been involved in industry association roles for the last twelve years and is recognised as a leading employer representative in the area of Occupational Health and Safety and networks extensively with industry association colleagues across the full spectrum of Victorian industry. John also represents Master Builders on numerous reference groups to assist in the development of practical guidance and advice in the areas of OHS and workers compensation.

JAMES CURTIN James is a member of the OHS team at the Master Builders Association of Victoria, employed as a Senior OHS Advisor. James Curtin has vast industry experience which has spanned across manufacturing, health, oil and gas and construction. James provides advice on a range of issues to Master Builder’s members – from tier one construction firms requiring advice surrounding reaccreditation with the FSC to “Mum and Dad” businesses who need to understand their fundamental OHS duties and how to set up systems in their business.

WAYNE JUDSON

Reg is a graduate in Civil Engineering from the University of Melbourne and a Fellow of the Institution of Engineers. His interests include the role of engineers in construction safety, improving cost estimation by civil engineers and innovation in concrete construction. He was a member of the Major Buildings Committee of the Australian Red Cross Blood Service for seven years and is currently the Honorary Property Adviser to the Royal Australasian College of Surgeons.

Wayne is a retired director of a national building company. He has accumulated nearly 40 years of involvement in the industry and vast experience in running major building projects. Since retiring from the hands on responsibilities of a building company, he has assisted with promotion of apprentices, given lectures at tertiary institutions and advised on a few select major projects. He describes himself as a “grass roots builder” with a genuine interest in the growth of young building companies.

REG HOBBS Reg is transitioning to retirement however; a number of independent expert and consulting roles are keeping him busy. He is also a non-executive director of ANCON Beton Pty Ltd which provides consulting services in advanced concrete technology and construction techniques to clients mainly located in Australia, NZ, and Asia. ANCON Beton is the sole importer and distributor of ‘Somero’ Laser Screeds for Australia, NZ and South East Asia. The company also distributes instruments for measuring floor ‘flatness’ and ‘levelness’, as well as ‘Allen Engineering’ rideon trowels and other specialised floor construction equipment. He was a co-founder of Flagstaff Consulting Group in 1995, which continues to provide consulting services in the infrastructure,

DARYL MCILVENA Starting as an apprentice carpenter in 1961, Daryl has achieved more than 51 years experience in the construction industry, before retiring in 2012. He is widely respected in the industry for his broad industry knowledge and aptitude, gained from his detailed and varied construction experience across all industry sectors, both in Australia and overseas. He is an immediate instigator of knowledge transfer, and related very well with both clients and employees. His excellent communications skills are founded on his intrinsic and astute understanding of human relations, coupled with his foremost concerns for health and safety, and building quality. Major civic projects overseen by Daryl in his lengthy career include his role as Construction Manager for the massive Melbourne Airport International Terminal redevelopment and the Qantas Melbourne Domestic terminal,

as well as key hospital projects at the Alfred Hospital, Ballarat Base Hospital and Sunshine Hospital, and numerous high rise apartment towers in the city and city fringe. In early 2000 Daryl transferred to Indonesia as General Manager – Construction with German construction giant Bilfinger Berger, managing the Indonesian Construction Division during his two year posting. His extensive construction knowledge proved invaluable in establishing the local office as a most reputable and quality builder.

As well as his wide-ranging construction experience, Daryl was also highly valued for his input in the review and analysis of tenders, as well as safety, workcover, quality assurance, defects and environmental issues.

GERRY NOONAN Since graduating from the Bendigo School of Mines, Gerry has spent 51 years with the one organisation. As founding Director of Geotechnical Engineering, Gerry has had an involvement in most of the major building and civil engineering construction projects carried out in Victoria throughout this 51 year period. Significant civil engineering projects include King Street Bridge, Westgate Bridge, Melbourne Underground Rail, all Freeways including Citylink and Eastlink and many dams including Thompson Dam and Sugarloaf Dam. Major projects include The Rialto, Eureka, Shell building, QVI and Melbourne Central.

Kelvin is a Principal of KO Construction Law Pty Ltd. Kelvin has more than 16 years experience in advising and acting for clients in construction law related to civil engineering, infrastructure, commercial and large scale domestic developments as a partner in National Australian Law Firm.

Dr Phil Alviano is considered a leading specialist in sustainability in the building and construction industry in Australia. As the Master Builders Association Sustainable Building Advisor, Phil advises practitioners in the domestic and commercial sectors on sustainability solutions and onsite environmental management. Phil’s extensive experience in education and training has informed the development of a unique nationally recognised construction Certificate IV qualification in environmental management and the national roll out of the accredited Master Builder Green Living program.

He also has over 11 years project management experience including single and multi-storey domestic, commercial and industrial projects in Melbourne. Additionally he has worked on large scale projects in a project management capacity such as Canary Wharf, Isle of Dogs London, the Westminster and Chelsea Hospital, and the London Underground’s Jubilee Line Extension Project. Kelvin has a Bachelor of Building from RMIT, a Bachelor of Laws (University of London) and a Graduate Diploma of Corporate Governance (Chartered Secretaries Australia).

LAWRENCE REDDAWAY Lawrence Reddaway has worked as a consulting engineer in the UK, Vietnam and, especially, in Australia. He is currently working in Melbourne as an arbitrator and mediator – principally of construction industry disputes - and as an adjudicator under the construction industry Security of Payment legislation. He also advises widely on fire safety and building regulatory matters, including as an expert in cases of defective construction. He was with IrwinConsult, based in Melbourne, from 1976 to 1994 and was a director for 7 years. In that role he was involved in many significant building projects, principally in Victoria.

He has worked on building and construction related projects for the last 14 years, including work as one of the environmental consultants on the Victoria to Tasmania natural gas pipeline link. His has also spent time working for the Environment Protection Authority Victoria, Melbourne Water and local government. Philip has a PhD in Ecology and Land Management, Masters of Environmental Science and a background in education.

FRANK PAVAN Chief Judge Frank Pavan is Managing Director of Pavan Consultants, a Melbourne and Bendigo based, multi disciplined firm of project managers, building designers, engineers and interior designers. Frank is a civil/structural engineer with post graduate qualifications in building design, project management and commercial and domestic estimating. He has worked in many and varied industries including mining, petro-chemical, commercial, retail, educational,

defence, industrial, judicial, local, state and federal governments and multi unit developments. Frank has 35 years experience in the building and construction industry and has worked in Saudi Arabia, Italy and in many Australian capital and regional cities. He is a member of Engineers Australia (NPER), Australian Institute of Building, Building Designers Association of Victoria, Master Builders Association of Victoria, and Green Building Council of Australia. He is also a VCAT building expert and a member of the Australian Society of Building Consultants. Pavan Consultants won a project management award in 2014 and won three design awards in 2011. He has worked on projects valued up to $30M. Frank has recently been appointed Victorian Chapter President of the Australian Institute of Building.

MORT MITCHELL Mort has been a building consultant for over 20 years, where he has worked in arbitrations, building disputes, pre-purchase, building reports, and all matters relating to building construction. As a builder, Mort has been responsible for the construction of over 10,000 dwellings in Victoria, New South Wales and Queensland, and has been Managing Director of a major building company for forty years. He served as President of Master Builders Association of Victoria and was Victorian President (Housing) of the Federal Master Builders, and Housing Advisor to the Australian Government. In his time in the Air Force he trained as an engineer. Mort is an experienced arbitrator and mediator and also appears as an Expert Witness at VCAT.

This project is distinctive, complex and demanding comprising a highly innovative building enjoying a major design overhaul, without compromising the original architectural intent. Unique in its design, this building offers a bespoke faรงade and cladding with a dome structure. The unique glass fibre reinforced concrete cladding distinguishes the new GLHC, displaying approximately 550 panels including convex hexagon and pentagonal panels, facia and gutter panels. These panels have been manufactured off site, complete with secondary steel sub framing, and bolted to the primary steel structure to create the domed faรงade and roof.

This project is a design and construct development comprising an ultra-modern multi-storey hotel, retail, medical services and an apartment complex in the heart of the country town of Warragul. The orientation of the residential component of the development, has been selected to take advantage of northern winter sun and features a pergola style roof designed to limit western sun during the summer months. David Purcell graduated from RMIT with a Bachelor of Applied Science Construction Management in 2001. David joined Kane Constructions in 2003. Since that time, David has successfully delivered a wide range of complex and highly regarded projects in Melbourne, Queensland and in Beijing. David was responsible for the delivery of the complex, challenging and highly technical Geelong Library Complex which included arranging and managing the preparation of shop drawings and the installation of the geometrically shaped and curved GRC roof panels. He has also been responsible for the refurbishment of the Australian Embassy in Beijing, China as well as a number of other projects at Melbourne Airport. He is to be commended for his award.

Built have managed the partial demolition and modernisation of the plaza and entrance foyer of this iconic Melbourne office building with significant safety challenges. Built had to ensure the safety of the workforce and 12,000 daily users of the building whilst overcoming significant complex design, demolition and construction challenges, which were overcome through extensive engagement with all stakeholders.

AGL Energy’s new 20,000-square metre nine-floor head office is a five-star NABERS and sixstar Green targeted building boasting an 80,000-litre rainwater catchment and re-use system, a 90-kilowatt rooftop solar system and a bespoke fit-out responding to ‘shared workplace learning’ concepts. The twelve- level building sits atop an elevated platform built over Southern Cross Station with AGL occupying levels three, and five through twelve.

The purpose of this building is to provide facilities to automate the preparation of retail-ready meat for the grocery giant Woolworths, therefore minimising the need for in-store preparation and packaging. The building’s structure consists of pad footings, fibre slabs and steel framing. The external fi nishes include PIR coloured insulated panel and metal deck roofi ng. As the plant is a meat processing facility, the driving factor for the selection and detailing of internal fi nishes involves hygiene and cleanliness.

‘Penguins Plus’ is the exclusive viewing area at Penguin Parade and is situated 50 metres from the waterline. Inspired by the natural elements of the surrounding landscape, the new platform mirrors the coves of Phillip Island’s spectacular southern coastline and offers visitors unprecedented, up-close viewing of the little penguins as they make their way along the most popular penguin pathway. The works included the demolition of the existing boardwalk and tiered seating area. This made way for the next stage of the project that included a new viewing bunker excavated into the ground where penguins can now be viewed at eye level.

This project had a very technical and difficult metalworks package to deliver. The innovation is shown in particular in the balustrades with weighted panels. Door portals presented similar challenges. Specialist crawler fork lifts were used to design a lifting frame that allowed portals to be shifted into position. At face value this building looks just like any other office building, but hidden inside is a building which received the maximum GreenStar rating of 6 Stars (As built). The building is also aiming for the maximum NABERS rating of 5 stars. This was all delivered in a site with difficult access and one that incorporated a number of surrounding heritage buildings and facades. Highly efficient chillers and water reduction features reduced ongoing energy and water use. A high level of monitoring throughout the building means whole of life savings as the heating and cooling systems can be balanced effectively and ongoing maintenance is made easier.

The Eastern Golf Club sold its existing golf course, situated in Doncaster, to relocate to Victoria Road on a newly constructed, Greg Norman-designed golf course. Kane Construction was awarded a fixed lump sum contract to construct the landmark Geelong Library and Heritage Centre. The design is unique focusing on a bespoke faรงade and cladding, complemented by a dome structure. Works commenced with the basement retention system consisting of 56 bored piers and shotcrete wall alongside the existing two heritage listed buildings. Additional investigative works were required to update the geotechnical report, as the initial report was undertaken when the existing library was still standing.

Heavy vehicle access roadways and vehicle loading pads were sealed with reinforced heavy-duty concrete pavements. The staff car parking area was sealed with asphalt and a new workshop building with attached offices, staff amenities and a parts store was erected. There is a security gatehouse accompanied by perimeter security fencing and a wash bay with trade waste treatment equipment.

The first section of PWS was built circa 1924-28 for the Melbourne and Metropolitan Tramways Board. The redevelopment of the existing workshop facilities included the introduction of modern office space. All of the building onsite received a fully renovated or newly constructed workspace equipped with kitchenettes, new amenities, ergonomic office furniture and spatious office floor plans. In consideration of the industrial nature of the workspace, complexes were constructed with high-quality, durable materials.

Included is a fitness centre, outdoor courtyard and barbecue area to utilise for leisure time. This multi-purpose public building incorporates leisure, entertainment, office and function spaces to be utilised by all occupants. There is a 50-metre Olympic-size swimming pool and a 25-metre ‘learn to swim’ pool. A hydrotherapy pool and spa are included, as well as an Aquaplay pool including Aquaplay children’s water park equipment. For visitors’ convenience there is a crèche, cafés and an events’ space.

Cabrini Hospital was completed in stages with extensive planning and a proactive approach to ensure the implementation of the two new cardiac arrest catheterization laboratories was successful. Also built were three stages of recovery areas, a new Cabrini mother and baby centre and a new Haematology and Oncology Centre. The refurbishment and extension to the existing hospital consisted of an additional level across the MC2 and MC3 buildings, converting it into a three-storey hospital.

This heritage listed building project involved a fast track fitout in its purest form, programmed in two stages and completed over an eleven week period. Construction commenced with the demolition of the existing base building finishes, whilst protecting and maintaining the existing heritage features including insitu concrete silo’s structural steel work and masonry façade. Stage one concerned the transformation of the existing base building floor plate into a sophisticated workspace, while Stage two included a kitchen and café, recycled timber flooring and custom handmade furniture.

This redevelopment project included the construction of an eleven-storey clinical services building which has a large emergency department, ten new operating theatres, a new 18-bed intensive care unit and an improved women’s health services. The cardiology, cancer and renal services were expanded to cater for more patients. This now includes a total capacity of 621 beds and more than 200 public parking spaces for visitors to conveniently utilise.

This expansion project is a multi-functional, international terminal expansion of the existing satellite building. This forms a key part of Melbourne Airport’s multibillion-dollar transformation program that is taking place over the next five years. The project has been designed to add a departure and arrivals gate capacity, high value commercial airline lounge space and security screening capacity for transiting passengers. This project maintained a high safety performance within a congested and challenging location.

The existing five-storey mixed-use dwelling, located adjacent to the historical Bank Place, was previously a printer’s warehouse back in 1912. Extensive demolition and structural alterations were required to remove the existing semicommercial office space in order to make way for the new high-quality fit out. The carpentry, tiling and joinery elements of the project were well planned and extremely well executed.

Works involved the fitout of a public food court and amenities, including two separate drive through facilities and four separate food tenancies and one convenience store. The quality of construction and the attention to detail helped realise the design intent of the architectural documents, involving 70 concrete piles inserted 32 metres deep to overcome challenging ground conditions. Close co-operation was an important part of building trust and achieving the client’s needs and successfully meeting their expectations.

This project includes a 600-square-metre auditorium, a dual level office and a vast glass atrium at the entrance. The foundation of this high-quality construction is a steel structure with reinforced concrete flooring and a large car park area. There are multimedia and AV systems prevalent in all function rooms and lift access to the first floor. The external façade has fixed glazing, composite aluminium and timber cladding.

The structure features predominately brick veneer with large timber stud walls heavily insulated for thermal and acoustic performance. Slimline Hawthorn bricks clad the façade in conjunction with a vast expanse of large black aluminum framed windows and doors, making the most of the 350 degree views surrounding the stunning clubhouse. Finite detailing of all services and finishes challenged the construction team and required intensive coordination and planning.

On each level the facility is divided into ten separate houses of 13-15 beds and each house features its own lounge, dining, kitchenette and break out spaces. The site also has strict heritage controls over the existing buildings creating greater complexities with incorporating this into an aged care facility. This vast development includes 146 beds over four levels with a singlelevel basement which houses back of house facilities including a commercial laundry and staff room.

The client’s vision for this project called for a bold and timeless design that offered the high end residential finishes within an industrial setting through incorporating the strong use of raw natural materials throughout. Raw precast concrete is dominant in the design with grey, white and charcoal tint and exposed aggregate. The quality of internal finishes throughout the estate complements the striking external design featuring raw finishes with natural elements that have been delivered through the use of Victorian Ash solid timber stairs, feature timber batten walls, echo Panel linings, studded rubber flooring and matte black kitchen tapware.

After a competitive process, “Elite” successfully tendered for the head contract role for the new headquarter of the largest manufacturer of disposable food containers in the southern hemisphere. The design for the building was conscious of the potential for differential movement resulting in the site requiring impact rolling, the construction of bored piers under load bearing elements, and the thickening of slabs-on-ground to 250mm thick to deal with the issue. The building needs to facilitate a technical fabrication process and requires a high degree of services coordination.

The client desired an energy efficient, green and intelligent building that was responsive to the ocupiers and to the prevailing weather. To help deliver this, walls and ceilings are heavily insulated, windows are heavily insulated and elongated where appropriate to capture winder sun, but are also shaded at high level by timber batten screens to provide thermal relief in the summer. The end project features an office space crafted to suit the progressive planning and engineering services, with a key focus on efficiency, respect for the site and its surrounding users.

The new Forest Hill Police Station was part of the Victorian Coalition Government’s larger commitment to improve police facilities across the state. The building is oriented east- west and placed at the north of the site with conveniently placed car parking. On the ground level the building consists of holding cells, meeting rooms, muster rooms, offices and public spaces. The second level holds staff amenities, meeting and conference rooms and even a plant room. There is natural ventilation throughout and this building always welcomes natural light.

This is a modern, innovative and efficient produce trading and distribution precinct created in Epping, which replaced the former Footscray Road wholesale markets. The building internals offer a safer loading and unloading area for the Melbourne Market and food production operations. This has created a direct transfer road from the warehousing area to the trading floor complex. This development provides warehouse space for over 100 tenants and several recessed docks for specific tenants.

This Dan Murphy’s development has been designed and built to stand the test of time. A key aspect of the design was to ensure the national head office was robust, strong and dominant, yet sleek and stylish. Most importantly, this was to portray the strong identity of the renowned and trusted Dan Murphy’s brand. The store was to incorporate the identical philosophy yet be welcoming and easily accessible to customers.

This project involved the construction of a new technical education centre specialising in technical facilities and an external workshop. The building incorporates the Government’s incentive to provide cutting edge facilities and equipment to support young people. The design and build on the site, located on indigenous ground is sympathetic to the environment, yet hosts state of the art facilities in a modern welcoming building. The project team delivered an exemplary building project with minimal defects.

This project was undertaken to construct Manhattan Toorak, a four-level apartment complex comprising of 14 high-end apartments including one penthouse. Each apartment contains a spacious living area, a bespoke design layout with each apartment having its own private courtyard/balcony area. This project also includes a basement car park for all residents. This construction is complete with reinforced concrete, precast walls, toscano render and aluminium window frames.

Sanctuary Apartments is the third and final stage of a three stage mixed use development providing 193 high end apartments. The form of the structure presented a higher than standard degree of difficulty, being a wedding cake design with no repetition of floor plates. The structure which was initially designed as a mix of conventional in-situ structure with post tensioned slabs, was re-engineered to incorporate as much precast concrete as possible, the result is a structure with 95% of columns constructed out of precast concrete.

The balconies are finished with tiles and planter boxes along the laneway which are aesthetically pleasing for residents.

This facility is the first of its kind for Woolworths in Australia for automating the preparation of retail ready meat, therefore minimising in store preparation and packaging needs. External finishes include the larger elements of PIR coloured insulated panel, precast concrete to the plant areas and metal roof decking, while fiber cement and composite metal cladding complete the office facades.

The MecwaCare community housing project is a building consisting of a ground floor slab and two suspended floors of lightweight timber framing. There is a total of 27 one-bedroom, one-bathroom budget conscious apartments over three floors. Also encased is a car park and extensive landscaping that perfectly complements the existing streetscape.

This project consists of 16 high-end apartments ranging from 159m2-250m2. The apartments are built over a single-level basement car park and three suspended levels sit above. The design entails a concrete substructure and a European-style masonry façade, with lightweight materials used for the construction of the penthouse level. Lavish interior features include distinctive herringbone parquetry flooring; marble benchtops, a fireplace and superlative, quality joinery throughout.

Freeway Apartments was a project that required an eye for detail and stringent management in order to meet the high level of quality requested. The project detail includes high-gloss laminate joinery bound by panel walls, accompanied by high-end tiles and other finishes which all required careful handling. The acoustics of the building were of utmost importance throughout the design process and the colour palette utilised was very complementary.

The Alto building comprises of 118 apartments over 17 levels, with a three-level basement car park and ground floor retail tenancy. All of the apartments are privately owned and managed by a hotel operation offering short-stay, fully serviced accommodation. Through collaboration by the builder and design team on this project, the end result was luxury apartments at a competitive price point to set them apart from the local market.

The Leicester Street student accommodation project was designed to meet the needs of the expanding student accommodation market close to the Melbourne University precinct. This building supplies low-cost living for students, yet high quality accommodation incorporating study facilities, recreational amenities, and social infrastructure. There are 14 levels of apartments and a ground floor common area. Encased are 648 student beds delivered in a mix of apartment types.

The Rialto Regeneration project presents a complexity of safety risks given the extent of demolition and construction within this rejuvenation of the existing Rialto Towers. Specific safety challenges include providing safe, efficient public access to and through the existing towers and communicating access to multiple stakeholders, ensuring the construction site is well segregated from the public and ensuring the construction site is safe for workers. Built developed and implemented initiatives to ensure a strong safety focus amongst the team, contractors and stakeholders.

Built undertook and completed within eight months, an extensive premium fitout across nine levels of AGL Energy’s new head office. The ‘shared workplace learning’ concepts driving the fiitout design, presents a layout with dynamic workstations and project rooms for employees to use and adapt spaces to suit their current project. One of the major challenges involved the sheer quantity of joinery elements needed, including more than 700 individual pieces other than wall panelling or cladding.

The building is equipped with actuated windows and ‘solar’ chimneys to provide light and ventilation to circulate between corridors.

Built generated considerable cost efficiencies in design and delivery resulting in two uniquely repurposed towers containing 547 premium residential and serviced apartments. The towers feature efficient. Elegantly tapered, operable glass facades, as well as large office spaces, retail tenancies, a gym and open rooftop pool.

A 24-hour dedicated control room is situated on the roof of the building along with a backup generator for added convenience. A permanent load bank connection was also installed at the same time to allow ongoing testing and maintenance to take place.

This building was designed to provide specialised learning experiences for senior students. This is a two-storey circular building comprising of structural in situ concrete and steel construction. The external building finishes are complemented by the circular nature of the design, longline metal and prefinished compressed cement sheet cladding for building access points. This design is complete with spotted gum timber fins to provide passive solar protection.

The main data hall building is a steel-framed, metal roof structure with pre-cast concrete walls. The metal roof is insulated and single pitched to eliminate internal gullies. Other high quality materials incorporated throughout this design are self-supporting steel frames, insulated metal and sealed concrete for a practical and aesthetically pleasing flooring option. This new data centre encompasses an attached two-storey office building, customer walkway, car park and loading dock.

Oak Bridge consists of a ground floor slab with bored pier foundations in selected areas. The three floors used a post tension methodology and are linked via an elevator and stairs at both ends of the building. Throughout the building, loadbearing walls are an AFS type system in lieu of precast, except for level three which is completed with timber walls. The roof is lightweight, metal and aesthetically appealing.

The faceted sculptural element, cantilevered from the fourth floor as a feature to the street interface, provides identity to the building and improves the pedestrian experience in the area. The feature canopy over the retail shopfront was designed to tie in with the existing neighbouring canopy. This canopy is a standout feature of the building that ties the whole piece together.

This build consists of 54 apartments over seven levels with ground floor car stackers. The Clarence is distinguished by architectural design of great integrity and aesthetic allure. This dynamic and modernist apartment development brings contemporary design and stylish living to provide innovative, relaxed and low-maintenance living. Detailed, sleek and modern finishes of high quality, include stone benchtops, European-style appliances and timber oak flooring throughout each of these well designed apartments. The exterior finishes are bold, black-and-white Alucobond panels which offer a strong street presence.

This large new dealership stands within a small building footprint but showcases all the corporate identity requirements and quality expected with this luxury brand. The showroom and external finishes are essential to the corporate identity and branding. The sweeping curved Alucobond cladding – whilst not only functional – offers a strong sculptural element to the façade and highlights the entry to this new dealership.

The Craig Family Centre is a community childcare and early education facility housing a kindergarten and occasional care in the suburb of Ashburton. An existing building was demolished that adjoined the Eastern Health Community Centre to create the Craig Family Centre which now has three main rooms under the one roof. A portal steel frame with traditional timber frame construction now adjoins the existing building. Externally, a mixture of brick veneer and metal cladding finishes the facility, which is an incredibly striking building of geometric shapes and angles. Internally, the use of raw materials is notable with extensive timber finishes.

The Lloyd Group have been engaged to assist in providing an upgrade facility to improve the experience for visitor’s viewing area at Penguin Parade. The works include the demolition of the existing broadwalk and tiered seating area. The materials for this project have been selected to complement the surrounding natural environment, but also to provide safe and hardwearing facilities for long term public use. Kiln dried Ironbark formed the heavy and hard wearing new boardwalk with a new concrete bunker made from exposed aggregate concrete.

Overlooking one of the most favourable sights of the city, it was essential for this fit-out to give a first impression of professionalism without starkness, a feeling of warmth without kitsch, a fazed colour palette accentuating the 180-degree panoramic view of the cityscape without compromising the layout and, most importantly, turning the reception area into a branded and memorable visit for guests. All these elements create a statement piece and wow factor to the front of house, a visual memory of the professional and timeless space situated in the heart of Melbourne CBD districts.

This exciting project incorporated the latest in materials, technology and educational and environmental design transforming an existing four-storey brown brick and concrete interiors of an underutilised former science building at the heart of the campus into a bright high-tech collaborative learning and social space. La Trobe students are now able to study, work, research and socialise in a vibrant environment.

Designed to integrate seamlessly into the natural environment of the Langwarrin-based campus, the homesteads are designed to set precedence for the school’s future facilities. Playing on the ‘old and the new’, the homesteads are built using concrete, rammed earth, spotted gum, steel with ‘new-age’ construction technology such as custom-flashed roofs and BareStone included. Each homestead is founded on a solid concrete base and uses large spotted gum Glulam posts and beams where the walls have then been stick-framed onsite using conventional structural pine members.

This distinctive building offers a complex and demanding project. Nothing is standard, featuring a unique design, bespoke façade and cladding and an innovative dome cladding system. Kane accepted and efficiently managed latent condition risks through well thought out construction techniques and processes. The building’s structure commenced with the basement retention system consisting of 56 bored piers and shortcrete wall alongside two existing heritage listed buildings.

Piling Systems is proud to be associated with the Lloyd Group working at Victoria’s Premier Tourist Attraction, the Phillip Island Penguin Park.This project was recently given International recognition on World Environment Day 2016. The scope of works required the installation of piles for the new boardwalk and facilities, however no machinery was able to track across the building platform which is located among Penguin and Shearwater burrows. This working platform was 15 metres from the access track. To meet this challenge, Piling Systems designed and manufactured a boom extension which overcame this problem. This 5 metre extension was built within 48 hours. Using this extended boom we were able to install all piles with no environmental impact on the penguin habitat.

The building provides state-of-the-art training facilities including a large lecture theatre, break-out space for students, offices, teaching and training areas and a plethora of amenities. General fitout of the existing level two and three shell spaces required a higher than normal expected office and laboratory fitout, as the areas require not only to be integrated, but also to showcase the facilities as state-of-the-art in order to attract both national and international research.

This project involved creating new accommodation for the Trust in the Yarra Building at Federation Square, including gallery spaces together with accommodation and the collections on level three. A key aspiration of this project was to make the collection far more visible and accessible to both the Koorie and non-Koorie communities. To meet this, there is a collection storage space combined with an arrangement of secure display shelves and draws.

Fully accessible, with ramp access to all bodies of water and gym areas, the build is a great project for the community, promoting health and fitness benefits and generating considerable positive community attention.

Melbourne Girls Grammar Artemis project involved the construction of a four-level wellness centre within a school environment. In close proximity to occupied classrooms, staff areas, heritage building, live services, adjoining properties and the bustling botanical buildings, this involved many WHS challenges. Key challenges included working in the operational school environment and coordination of deliveries around school pickup and drop-off times that occur in the adjacent main entry to the school.

This project featured many high quality finishes and involved intricate detailing, in particular around the façade, tiling and timber veneer works. The new façade featured structurally double-glazed high-specification panels. All finishes followed an intricate alignment by design, between ceilings, floor tiles, timber fins and wall panelling. Particular attention was paid to the application and quality of the waterproofing as the existing building had been subject to numerous leaks, previously creating ongoing maintenance issues.

The Epworth Hospital Pod 4 project involves the construction of a new building comprising five levels of basement carpark and eight levels of hospital facility, plus two similar levels containing plant facilities. The two structures are largely reinforced concrete with some areas of post tensioned steel in addition to precast concrete used for the stair and lift cores. The building finishes and fitout satisfies the need for a hospital environment, but also promotes a ‘hotel feel’ emphasised by the high quality fixtures and fittings displayed throughout.

All the joinery was designed in order to accommodate Miele’s specific units such as fridges, microwaves and ovens. Frasers Property intended to incorporate the use of modular offices in order to fast track the construction programme, however when the modular contractor withdrew, the project team were able to successfully re-engineer the building and still deliver the project ahead of the original date.

This impressive build has so much to offer, including a rooftop deck and pool. Both architectural and innovative, this build balances both natural light and maximises office space. The showpiece is realised in the rooftop deck that offers 360degree views. The building feels like a luxury home as opposed to a traditional office.

ANLC have been engaged by Monash University’s Facilities and Services Division to undertake the early works package on the proposed “Geology Garden”. The scope of works is extremely varied and often meant an innovative and dynamic approach in methods and timelines required to produce the result. With over 800 tonnes of feature rock delivered to the site, a number of difficulties were faced, including storage and handling and constant reconfiguration of the placement of the rocks.

The building structure is a continuation of suspended concrete slabs, post tensioning and precast columns / panels. This structural method allowed a quick turnaround on construction with a level being pinned every fortnight. A concrete roof was installed in lieu of metal deck roofing which assisted in speeding up the construction on site. The use of lightweight metal stud partitioning enabled the achievement of the fire rating and acoustic requirements. A mixture of glazed and perforated-metal balustrades and screens has been used throughout the building.

Spread over three floors, this building contains car parking, auditoriums, academic and research offices, archives and balcony areas. The building is predominantly a concrete structure, with some structural steel. It is architecturally unique, with angled columns and cantilevered elements and sunscreens. Cladding is a combination of composite aluminium cladding, exposed aggregate precast concrete panels and Ecoply, with aluminium windows. Internally, there is a funky, curved-timber ceiling to imitate a huge red tongue. The building succesfully integrates old and new materials.

Centrally located within the business district at the heart of Melbourne, this design-and-construct redevelopment of the original Lonsdale Street Myer site has gone beyond expectation. A practical and responsible management procedure minimised any impacts and disruptions to surrounding infrastructure, business and the general public. A review of all internal mall finishes resulted in material selections being revised along with feature joinery elements. The new design focused on a band beam and suspended slab methodology incorporating multiple framework systems.

This project required a high degree of project management throughout the development which included the design, demolition, construction and handover phases. Focus was placed on pre-cast concrete for below-ground structure, and steel frame and Bondek for the above-ground structure. The heritage-listed façade was retained, restored and integrated into the new structure and provides the site with a unique aesthetic to its northern elevation.

Given the site’s proximity to the George’s Building, Scots’ Church and Assembly Hall, as well as surrounding commercial, retail and residential establishments, effective site management was required to ensure success of the project. A key part in ensuring this success was the development and implementation of a detailed construction management plan.

To deliver on the project’s sustainability obligations, the building required a high-performance building fabric which integrated various façade systems with feature and functional elements. A fully glazed curtain wall, ventilated carpark cladding, multi-level canopy features, wind baffling blades and shading elements were all delivered to an exceptionally high standard.

The construction created an eight-level retail complex with approximately 46,000 square metres of retail area and 250 speciality shops. The fit-out included upgrades of all common areas, including mall tiling and mall-feature louvered ceiling and services installation. An exquisite high-quality urban market / food precinct including common seating areas was also created with link bridges to Myer, David Jones and Melbourne Central.

With sustainable materials and practice at its core, this project implemented multiple design strategies to achieve its goal. All lighting systems were carefully selected to offer improved energy efficiency along with highly flexible controls. Sensored zoning is intelligently controlled by a building automation system. Energy and water meters have been installed enabling the tenant to monitor their consumption and utilise potential savings. Incorporating existing structures into the design was of significant importance in order to not only preserve the historical façade, but also to produce a net reduction on consumed materials.

The Austin Radiology Department is situated in the lower levels of a mid-century building located in the middle of the hospital campus and surrounded by other major buildings. The scope of the project included the refurbishment of the department to include a new X-ray suite, new MRI suite, recovery and waiting bays, the addition of new reporting rooms, as well as a reconfigured layout to support current models of care and work practices.

This major upgrade covered many aspects, including the improvement of an existing IT network system and network security, the installation of approximately 300 televisions across the Northern and Great Southern stands, multiple service upgrades and all associated construction work. The vast area of the project was of significant note in the ability to keep the MCG running as normal. To alleviate this concern, a series of work zones was created.

Race Club,Tynong WEBSITE: www.apmgroup.com.au DESIGNER: Spowers Construction of a new Events Centre and Race Day Administration buildings for the redevelopment of the Packenham Race Club on its new green field site in Tynong was the focus of this project. The proposed new buildings incorporated the PRC two-storey structure with a four-storey caller tower and the new single storey administration building and associated services infrastructure. The program of this build required significant forward thinking with particular note to time sensitivity and detailed planning. A collaborative approach among all parties involved, produced an innovative and impressive project.

Innovatively built, the exhaust ductwork of certain parts of this building had to be airtight to prevent any hazardous materials escaping before filtration. The inventive nature of the approach enabled off-site quality construction, welding and pressure testing. Working in an existing operational facility with some 30 buildings and hundreds of employees required much coordination to manage and minimise disruption.

In addition to this, upgrades to the kitchen, loading dock and existing office area were necessary to make this development exceptional. Safety was paramount in this project with particular attention paid to the impacts the construction made to the surrounding areas, staff, students and general public. Segregated walkways and way-finding signage were put in place to assist students navigating their ways around the site to different sections.

A 45-bed, high-security complex consisting of six new secure buildings, major site-wide security and services upgrade, construction of a high-security perimeter fence, perimeter ring road and a car park on Crown Land site of approximately 27.6 hectares. This new facility responds to the requirement of expanding the capacity in the Victorian Youth Justice System, easing accommodation pressure and allowing for greater flexibility in the way young offenders are accommodated across both the Parkville and Malmsbury Youth Justice precincts. This project required an extensive ability to overcome challenges, in addition to minimal flexibility in installation.

This fit-out interlinked a number of elements and design features, including the extensive use of external curved corners encompassing all ceilings and partitions. The project spanned seven floors with the key feature being the interconnecting staircase featuring a two-tier bulkhead incorporating curved corners that frame the void edges of every floor. The underside of the bulkhead and stair soffit feature an uninterrupted LED strip-light following the curves of levels. This required highly precise bead installation, patience and unerring attention to detail.

This project involved four main stairs that acted as the key egress from the football ground into the function room. Accordingly stairs one, two, three and four diplay a feature balustrade which consists of 6mm steel plate and an innovative balustrade with weighted plates. The balustrade then spanned above floor level and finished in line with the soffit below. Extensive detail was undertaken to ensure all features were captured effectively.

The brief for this project called for a four star boutique hotel that is well designed and makes use of functional spaces within a compact area. High quality fixtures and fittings are evident through the main areas and bedrooms boasting ‘rose gold’ fixtures and funky bathrooms. Given the building’s small footprint and compact design, Brady were mindful of the construction constraints and access requirements, resulting in all of the structural elements of the building, including columns, wall, core and external envelope being designed as pre-cast concrete elements, to assist with ease of construction and reduced congestion of site personal.

As an apprentice carpenter in 1970, Bill began his career with Ross and Smith Pty Ltd Builders – learning all facets of building work, residential, extensions and commercial projects. In 1975, Bill began work with John W Henderson Pty Ltd – making a move to commercial and light industrial work. Bill was also a Site Foreman with Ron Alexander Builders for five years. Bill began his career as Assistant Building Surveyor and Building Inspector in 1985 when he commenced at Borough of Eaglehawk and shared half his time with the Shire of Huntly. After 10 years Bill joined Master Builders Association of Victoria as a Building Inspector for the Bendigo Region, shortly after the Victorian Government permitted Private Surveyors / Inspectors to operate in Victoria. Bill has been involved with the MBAV Golf Day, judging of the “Apprentice of the Year” Awards and various other member activities. In 2006 Bill retired after 12.5 years of service.

Chris completed an apprenticeship with H.F.Yuncken in Melbourne in 1970 followed by training in Estimating and Project Management.

Starting an Apprenticeship in Carpentry at just 14 years of age, Brian spent 53 years working in the building industry, forming Brimor Constructions in the 1970’s.

In 1974 a move to Bendigo saw Chris take up the position of Area Manager.

Working on residential projects in metropolitan Melbourne and throughout the North West of the state, Brian has seen many changes within the industry.

After gaining valuable experience, Chris established Morey and Hurford Master Builders in 1991. The company specialised in medium to large commercial work throughout central Victoria, employing an average of 40 people during his 18 years in business. Chris retired in 2009 but has not slowed down; with a 12 acre property he grows olive trees and Shiraz grapes, has many Alpacas and has a keen and active interest in breeding and racing thoroughbreds. With 6 grandchildren across different states, Chris and his wife enjoy catching up with their family and travelling. Chris has maintained an interest in the building scene assisting the local Grammar school in Bendigo as a building consultant; he has maintained a domestic unlimited and commercial licence and is presently assisting his son-in-law with the setup of his own building company. A member of Master Builders Association of Victoria since 1970, this was Chris’ sixth year judging the Regional Building Awards.

Brian MacSweeney

With an initial focus on renovations Brian’s work soon moved to the construction of new homes providing mostly for the first home buyers market. A Master Builders member for more than 20 years, this was his third year at judging of the Regional Building Awards. In his spare time, Brian enjoys spending time on his property breeding parrots and goats and simply enjoying the rural lifestyle. With 3 grandchildren, Brian and his wife are kept busy with regular Queensland holidays.

Ron Cuthbert is a retired Managing Director of H.L. Cuthbert & Sons (Vic) Pty Ltd (HLC), which is a third generation family owned construction company based in Bayswater, Victoria. Formed in 1936, HLC has more than 70 years experience in the Victorian construction industry. Ron has been a member of Master Builders Association of Victoria since 1973. Serving his time as an apprentice carpenter with his father in 1953, Ron later became a Junior Partner in 1968, taking on the full role of Managing Director in 1980. In 2006 Ron’s son, Neil took over the reins as Managing Director and currently employs over 35 staff located on multiple sites. HLC’s focus is on new construction, fit-out, refurbishment and maintenance, providing services in: design development, design and construction, new construction, fit-out and refurbishment, construction management, project management, facilities management and maintenance. HLC has built its reputation on long term relationships with blue chip corporate companies and is currently working daily for the likes of the Woolworths Limited and Bunnings Groups of companies on numerous projects in both Melbourne metro, country Victoria and other states as required.

HLC has just completed upgrades to several stores and continues to complete total store refits and extensions whilst allowing the clients business to remain operational, performing under stringent OHS controls ensuring the safety of both staff and customers. Based on HLC’s work ethic, reputation and quality controls, all work is sourced by recommendation, repeat business, and direct negotiation or preferred tender. As a judge for the Regional Building Awards, Ron says, “Judging these awards has been very challenging and enjoyable; it has been interesting to see the many changes that are taking place within the industry”.

Peter Vleugel is now retired after a fabulous lifetime in the building industry. His life has been blessed having had 47 years building amazing houses.

Peter has over thirty years experience in the construction industry having undertaken a range of roles and projects. His past project experience includes the telecommunications, defence, educational, commercial, cultural, and retail sectors.

David joined the Building Industry in 1959 as an apprentice. After completion spent the next 16 years self employed with 3 apprentices. He worked on extensions, renovations and new homes, as well as Government contracts, major restoration projects in Mt Macedon and Toorak. He joined the Master Builders in August 1981. Along with Barry Partridge, David was involved in the Master Builders Group Scheme until BIGS took it over. David went on to work in the Membership department, servicing members in Gippsland and the North East of the State. David ran seminars on several issues including the introduction of HGFL, 5 Star, Building Practitioners Board, Warranty Insurance, RES Code, GST, Red card, and spoke on Industry topics at Trade Nights. David joined CBus in 2005 on a 12 month contract to help with the introduction of choice to the Building Industry (where employees can choose between retail and industry funds) this turned into a full time position and after 7 years David is now enjoying retirement.

Angelo Inguanti entered into the building industry as a young carpenter apprentice in 1965 after leaving the family market gardening business to carry out cabinetry, framing, lockup and fixings and progressed to become a registered builder in 1983. Angelo has built more than 250 homes as a sole trader within the metropolitan area and Bellarine Peninsula. Now retired at Point Lonsdale thus giving him much more time to enjoy his family and grandchildren and travelling around Australia and Europe with his wife, Antoinette.

Born and breed in Geelong, Ian completed a Carpentry & Joinery apprenticeship in 1958 mainly building houses & maintenance. After meeting the love of his life in Hobart after a yacht race, Ian and his wife set up home in Hobart and set about building Spec homes until 1977 when the desire for some warmer weather brought about a move to the Gold Coast where he continued with Spec Building. In 1980 Ian returned to his home town of Geelong where he continued building now with the help of his two sons.

He has won awards with Master Builders Association of Victoria and trained a huge number of apprentices. He has worked with some of Melbourne’s high profile architects, and in the later years created his own medium size developments. So now it’s fast cars, garden, golf, travel, and once a year judging homes for the Association. He is thankful for the privilege.

Peter is the Business Development Manager for Devco Project and Construction Management where he has the role of developing and implementing business development and marketing strategies. Peter joined Devco in 2013 after six years in a similar role with other major construction organisations. Prior to that he was the Victorian Director for eight years of a national architectural practice where he was leading a team of architects, interior designers, planners and urban designers on construction and related consultancy projects valued up to $150M. Peter has specialist experience in capital works planning and project development, master planning, design management and asset management. He provides these services to Clients as part of his role at Devco Project and Construction Management.

Ian has been retired for 13 years enjoying quality time with his wife which includes sailing in the summer and an annual caravan holiday to Queensland for 3 months during the chilly winter months.

Peter holds a Bachelor of Architecture and Master of Engineering (Project Management). He was also a sessional lecturer for six years at the Masters level, in project and risk management at RMIT University. Peter has been a judge with Master Builders for the Regional Building Awards since 2009.

With the use of lightgrey colours, clean lines, feature glass, lighting and the contemporary design, the facility is open and inviting to the neighbouring and the surrounding environment. The scope of this project required the renovation and extentsion of an old TAFE site to accommodate the CFA district office operation and control centre. The new extension features double glazed windows, acoustic earth wool insulation in walls and ceilings, and intelligent temperature and organic response lighting control throughout. As the existing structure was constructed from concrete blocks, a solution had to be designed to allow communications from the tower to the communications centre. To achieve this, cable ducts with removable access panels have been built along the corridors and the bulkhead through the foyer, designed to conceal these cables and tie the two ends of the building together.

The waiting area and reception are separated from the surgeries, by a large translucent glazed sliding door, allowing surgeries to maintain their privacy. The external façade of the building is also modern featuring brickwork and timber expression cladding, displaying a welcoming image for patients.

The Newmason project features an innovative commercial/residential mixed- use development, consisting of private apartments, a 48 - room hotel, fitness studio, 300- seat restaurant and commercial facilities. In addition, the development encompasses a large medical facility. Careful consideration during the design phase, and choice of building materials allowed the residential component to achieve an eight-star energy rating, meaning it uses 30 per cent less heating and cooling than a six-star development. This stunning and bold water- play complex, houses a range of slides and water play equipment at this popular seaside destination. Works required careful attention detail to ensure corrosion and degradation did not occur, including installing the steelwork in a way that ensured any corrosion protection was not compromised during construction. The flooring treatment also required extensive waterproofi ng and needed to be durable enough to cope with years of heavy, damp foot traffic. The extensive glazing needed significant preparation to ensure correct placement and fitting.

The initial stage of this restaurant renovation involved the removal of offices and suspended ceilings from the previous layout. To be able to give the shell of the building a warehouse appeal, the concrete floors have been ground back and polished with a hit-andmiss fi nish, recycled bricks clad the feature walls, old railway sleepers, wagon wheels and old copper basins have been sourced to create the overall ambience. Other design features include exposed ducting painted black, a fake simulated-steel spiral staircase, and an acoustic ceiling designed to absorb noise. This new three-storey office building complex and car park feature a unique glazing design to the front of the building, and an east-facing balcony on level two. Through careful planning, the project has been constructed from ‘front to back’ rather than the traditional ‘bottom up’ approach, which allowed the build to progress without significant costs associated with having to shut down the main power lines, which run directly in front of the building. Adding to the complexity of the already challenging build was the management of the integrated office fit-out.

Works on this educational project comprised a new library, toilet facilities, storage facilities, staff room, administration offices and boardroom. The set-out of the building was a challenge due to the curved radial and the sloping site. The joinery and timber beams manufactured and installed are of a high standard in the library and staff room, complemented by the blockwork and engineered timber on the outer walls. The construction works have been completed and handed over for occupation on time and within project budget.

Aged care and associated facilities require careful and exacting fi nishes to deal with the high volume of traffic and the need for a hygienic environment. The new32-bedroom addition, with associated private ensuite, required the seamless integration with the existing building. The refurbishment works on the ground floor include the refit of the existing kitchen and extension of the existing laundry, along with provision of staff amenities and modification of the two existing resident rooms to offices. External works involve a new entry along with a new entry road, drop-off area and the provision of 37 parking spaces.

This design and build project includes an ultramodern, multi-storey hotel, retail and apartment complex in the heart of the town. Careful consideration during the design phase and choice of building materials has contributed to the achievement of an eight-star energy rating. The orientation of the building has been selected to take advantage of northern sun in winter, complemented by a pergolastyle roof designed to limit western sun during the summer months. Warragul DESIGNER: Peter McDonald and BNF Developments PHOTOGRAPHER: Bride 2 Be Photography The Newmason project features an innovative commercial/residential mixed use development consisting of private apartments, 48 room hotel, fitness studio, 300 seat restaurant and commercial facilities. In addition the development encompasses a large medical facility. Careful consideration during the design phase and choice of building materials allowed the residential component to achieve an eight star energy rating, meaning it uses 30 per cent less heating and cooling than a six star development. The project was completed to the highest quality with a full tenancy of satisfied tenants.

The initial stage of this restaurant renovation involved removal of offices and suspended ceilings from the previous layout. To be able to give the shell of the building a warehouse feel, the concrete floors have been ground back and polished with a hit and miss finish, recycled bricks clad the feature walls, old railway sleepers, wagon wheels and old copper basins have been sourced to create the overall ambience. Other design features include exposed ducting painted black, a fake steel spiral staircase, and an acoustic ceiling designed to absorb noise. The overall project met all the client’s objectives.

The office fit-out was managed in parallel with the construction of the new 138m2, three-storey office complex and carpark at 5-7 Church St in Traralgon CBD. The office layout was carefully designed to capture the natural light flooding in from the northern windows. Encased is a fully functional soil testing laboratory, staff lunchroom equipped with video conferencing facilities and a solar system to off-set carbon fuelled emissions, all topped off with hardwood timber screens and spotted gum veneered reception joinery.

This intricate project included the demolition and removal of part of the existing building and an Early Learning Centre compliant bathroom, disabled toilet, and custom designed kitchen featuring child height bench area and a bag storage area were added. The fit-out and landscaping were executed in a way that complies with the Department of Education and Early Childhood, and external decking, stairs and fencing were also added.

This project involved the construction of a three storey office complex and carpark displaying a unique glazing design to the front of the building, and east facing balcony on level 2. Use of precast flooring system increased build time efficiency and so reduced the extra site costs and loss of rent associated with an extended build period.

The construction of the Administration and Learning Centre for Newhaven College comprised of the incorporation of high quality materials, workmanship and complex fire safety requirements. The project included the construction of a new library, toilet facilities, staff room, boardroom and main entry. During the construction process, serious consideration was given to minimise future maintenance needs to the buildings fabric. The project was complete with curved block walls and engineered timber paneling/features.

TS Constructions successful tendered for this visually stunning race day facility, consisting of a control tower, public and stewards facilities, commercial kitchen and dining area. The project proved to be complex, displaying a bright red architecturally interesting control tower located on top of an open plan facility. The tower dominates, finished in bright red cladding with an enclosed spiral staircase embracing the structure. Aluminium window shades reduce glare and create a sharp delineation along the vertical plane of the design.

This redevelopment is set to become an iconic destination as the world’s first interactive Antarctic experience, consisting of a three level, immersive virtual journey and features high tech, state of the art multimedia experience. Works included removing the old, decommissioned exhibition, undertaking significant repairs and then building a new display over three levels. The design contains many irregular shapes that had to be exactly positioned over three dimensions to enable video projection. The final project delivered to the client, met all expectations.

Construction works include building an additional 32 new residential bedrooms with private ensuite in this retirement living complex. The refurbishment works on the ground level includes the refit of the existing kitchen and extension of the existing laundry, in addition to staff amenities and the modification of two existing residential rooms into offices. External works provide the new entry porte cochere along with the new entry road, drop off area and the provision for 37 new parking spaces.

A stunning and bold design, this water play complex houses a range of slides and water play equipment. Careful attention to detail was needed to ensure that the steelwork was not compromised during construction, and corrosion and degradation did not occur. The flooring treatment also required extensive waterproofing and needed to be durable to cope with years of heavy, damp foot traffic. The extensive glazing also required significant preparation to ensure correct placement and fitting.

This exceptionally designed office facility encapsulates cutting edge fi nishes and stunning components that take construction methodology to another level. Upon entering the site, the combination of glass and polished concrete are teamed perfectly with the interlaced beams, which collectively create the ideal foundation for the offices. The LED strip lights placed throughout the building are unnoticed during daylight and when evening falls they transform the building into a canvas of changing colours, that can be programmed to any sequence. The foyer has a lavish reception and waiting area that is complete with soft wood acoustic walls, feature pendant lights and exposed concrete beams.

Group Office, Warrnambool WEBSITE: www.fairbrother.com.au PHOTOGRAPHER: Aaron Finnigan The scope of work for this project involved the creation of a ”country corporate” office using three essential elements – stainless steel, timber and shipping containers. The ground floor slab features a raft slab built in between two rows of 20 foot high cube shipping containers raised 365mm higher than the main office floor. Shipping containers have been used at the east end of the building stacked onto one another to form the second storey. Recycled bricks complemented by black warehouse style double glazed window units and staircases, further actuate the red tone displayed throughout the building.

The construction of this mixed use development has been carried out to include three retail commercial premises on the ground floor and three residential premises on the first floor. Works commenced with the demolition of an existing 1960’s weatherboard home and retail premises before construction of the new integrated housing development and eight bay car parking facility. The key high quality finishes utilised throughout the three premium apartments, include Spotted Gum cladding and flooring and extensive tiling in the kitchens and bathrooms.
